We were made aware of First American during the home purchase, and in the two months we’ve been with them, everything has gone well. We put the claim in, paid for it and got an immediate response. They got the technician out who surveyed the issue and resolved it. Everything was professional and well-handled. Hopefully, I don’t have any more incidents but if I do, I look forward to working with First American. I’m very happy and satisfied with my experience. People should sign up with them.

Horrible service. I pay $65 month and $95 for service call and they never seem to have anyone available for at least a week! Customer service, they have none. It’s a joke or you’ll be sorry!!!

Updated on 05/25/2026: After so much of escalation, the technical came for the 3rd time and literally harassed me to pull the dishwasher which was supposed to be done by him. I did myself and then he fixed the parts which didn’t solve the problem. This time told me that he has to replace the motor. This shows that he is not a qualified technician to fix this problem. The problem is on going for 7th week. Surprisingly he didn’t put the trays inside the dishwasher and made a big mess in my kitchen and ran away. Shame on First American to have contractors with such unqualified technicians

They work with roadside, unprofessional, 3rd graded local contractors who don't have any professionalism, customer care. My dishwasher broke 6 weeks ago and I am running pillar to post and I am not even getting a proper response.

BS. I placed 2 orders one for an over-the-range (built in) microwave & the other for a hot tub. Order received and tech comes out orders part, but didn't order right color, they changed the color and called FAHW, they said they only have to replace the part, if the color doesn't match the rest of the appliance, it doesn't matter! I said BS, if I have a stainless-steel microwave and you're going to come & put another color on it, like black or white, that is voiding the warranty. You are to provide replacement parts that are for the make and model, which has the color in it. FAHW said "Well, our contractor could only find that color and you will have to accept or do a cash out."
I said, "That won't work because according to your contract if you can't get the same make and model then you are to replace the whole item." It's amazing with the wonderful new thing called the internet, they couldn't get the correct make and model, which includes the color, but are willing to put a different color on your matching appliances and not care about it. Even the Supervisor I requested didn't care, which they were from another country, so I can see why it would matter, probably.
The audacity of FAHW not notifying me of the different color first to see if that might work, but to automatically approve it and send it out to replace it with different color. That's like you having your car let's say having a warranty on it and you have chrome rims all around and they approve and charge you to put a green rim on it, and say it's good and you can take it or leave it or "cash out" which in their terms means they pay you what they believe the value is and that's it, not them going and getting you another microwave, you have to do it, & then install it yourself, when you aren't an appliance repair guy & don't know what all you need to do. So, your time and effort wasted when you are paying for the warranty and the "supposed" quality service to repair it, so you're out the monthly fee for warranty of $100, and then the service fee of $100. FRAUD! 5/18/26.

After a loyal customer for several years, I have decided to terminate my service. Your team was extremely terrible with trying to address my concern(s). Multiple requests were submitted for service, and the contractor selected by your company no showed. TWICE. Apparently, this is a pattern and accepted through your company. Even though this was escalated to your customer resolution team, I spoke with Axel who claimed to be a Supervisor and the impression was pretty much to deal with it, not a big deal. Go back and listen to the recording. I will no longer use your company and discourage anyone and everyone to not to use your company.

First American Home Warranty does NOT provide quality Service Techs. They employ "Fly-By Night" Techs that are NOT of good quality. The service takes too long for action. Techs do not show up as scheduled. Too many disappointments. I have had enough! Beware!

First American Home Warranty ( First American) apologizes for the delays and inconvenience the consumer experienced with their washer claim. First American's records indicate the consumer placed a claim for their washer leaking on May 8, 2026. First American dispatched the claim to independent contractor JC Appliance Services. Due to ongoing delays and missed appointments by the contractor the consumer replaced the washer outside the warranty contract. First American reached out to the consumer regarding the lack of service and because the consumer had coverage for the washer to be repaired or replaced First American has processed a reimbursement for the washer replacement. First American appreciates the consumer's patience in this matter.

I purchased a home with a First American Home Warranty and several upgraded coverage options, including the "First Class" package. We discovered a major leak in the kitchen faucet on move-in day. With a 10-month-old baby in the house, this was a critical sanitation issue for washing bottles, not just an inconvenience. Despite paying the ~$100 service fee immediately, the process was a failure of logistics and policy.
It was 5 days before an assigned plumber came to diagnose the leak, and they failed to schedule a follow-up visit to actually complete the repair. I had to personally call the plumbing company to schedule the return visit, which was apparently only possible another 5 days later, despite my requests for an expedited appointment. So, we were without a working kitchen sink for 10 days, having to use our small bathroom sink for cleaning and washing bottles.
The broken faucet was a $500+ Grohe model. FAHW refused to replace it with a like-for-like model, offering only a basic, low-quality chrome alternative. The plumber even confirmed I had the option to request a cash-out to at least receive the value of their cheap replacement to put toward the better faucet that I purchased and provided myself. However, when I contacted FAHW to exercise this option, they explicitly denied the request without explanation. So in the end, I was forced to buy my own faucet, pay their service fee, endure a 10-day outage, and even have my commonsense cash-out claim denied. The "First Class" upgrade provided no actual value. I cannot recommend this provider.

Absolutely terrible experience with First American Home Warranty. My garage door spring broke, which should have been a simple covered repair under my warranty. I paid the $125 service call fee, and the contractor they assigned came out and tried to pressure me into paying an additional $850 for repairs and upgrades that I did not believe were necessary to replace the spring.
When I contacted First American Home Warranty, they refused to help. They told me they could only work with the assigned contractor and would not allow me to switch contractors or receive a reasonable cash-out option. Their “cash out” offer for a garage door spring replacement was only $10, claiming that their negotiated contractor rate for replacing a spring, including labor, is only $10. Think about that for a second — there is nobody in this country who will replace a garage door spring for $10, including labor. In my experience, it felt like the contractor was unwilling to perform only the covered repair without additional charges.
So basically, I was stuck with two unreasonable choices: either pay $850 in additional charges or accept a $10 payout for a repair that costs far more than that in the real world. I ultimately had to hire my own contractor and pay $450 out of pocket just to get my garage door functioning again. In my experience, the process felt misleading and unreasonable. I would strongly caution others to carefully review what is actually covered and how claims are handled before purchasing this warranty.

Our family has been without properly functioning AC in Florida since January 2026 despite multiple service visits through First American Home Warranty. The same contractor was repeatedly sent out and we were told multiple times that the issue was “fixed,” primarily related to refrigerant leaks and condenser coil issues, but the system continued failing to cool properly immediately after technicians left. After months of failed repairs and delays between appointments, we are now being told the issue is an inaccessible underground line set requiring approximately $3,000 in “modifications” that are allegedly not covered.
The company finally provided a vague written explanation stating the work involves rerouting refrigerant lines, reconnecting electrical, changing fittings/adapters, and insulation/sealing, but they refused to provide technician reports, photos, itemized estimates, or any written breakdown of covered versus non-covered charges.
I spent 43 minutes on the phone with a supervisor who repeatedly stated they were “not allowed” to provide written reports or documentation and would only provide information verbally. I asked how homeowners are expected to approve thousands of dollars in out-of-pocket costs without written proof, and no meaningful answer was given. The diagnosis has continually changed throughout the process, communication has been poor, and months later we still do not have a functioning AC system in Florida heat with children in the home.

Claim has been filed and I have been advised it was approved. So far, I am happy. Ask me again when work has been completed. I am waiting for parts to come in and for the AC company to call me for an appointment to install.

After becoming deathly ill due to carbon monoxide leaks, I filed a claim. No plumbers were available & I was to find one. If the bid was over FAHW budget, I was to get approval. I didn't follow rules but FAHW honored and paid my $2500 plumbing bill regardless. I thank God for you all! Whew!

I don't know anything about garage door components. When the service tech got here he said that the springs were not the right ones for the door. Since I don't know anything about the door I had to take his word. He said that he needed to replace the other springs so it matched! The house is only 3 years old. When they first installed the door I would assume that all the parts should match for the door.

First American Home Warranty has been meeting my expectations. We got a free year of insurance with the new home we purchased. We submitted two claims so far. Overall, it's a good experience, but sometimes it's hard to understand which category to choose. We had a problem with one of the water heaters, and it wasn't immediately clear which category to go, because it doesn't show you the subcategory. So, you have to go through each category until you find the right category. But overall, it's okay. They should have a full list of subcategories or help, allowing you to search what you're trying to solve, and it chooses it for you. Other than that, the technician came on time and was effective.

I told First American that I needed a locksmith, and the locksmith came. He was nice and friendly. He worked fast. It was very good. One broken lock is now not broken, and I have new keys. It was a quick professional job. It went well. It's good to have a backup plan if things go wrong, especially in an old place like this.

We bought a house and First American was the home warranty that was offered to us. So far, their service has been fine. When I submitted claim online, the process was easy and their tech came out the next day to fix the issue that we were having. He was polite and knowledgeable. He was pretty efficient and he was done within 30 minutes to an hour. The quality of his work was good, too.

I saw a TV ad or something on the phone for First American and I liked the cost. First American’s is reasonable compared to others. But I looked at three companies before I decided to go with them. I call and speak to a representative when I submit a claim and tell them what is going on. The process is easy since I know what I can call about from my paperwork. The rep gives the name of the company, the location and the phone number, and I look them up on the internet. I’ve had good luck with the contractors. In my most recent claim, some of my more expensive electrical plugs stopped working and the techs came to replace them.

In the seven years that I’ve been with First American, I’ve been getting good customer service. Most times, it's very professional and I have been satisfied. I usually call in to submit a claim and the technicians they’ve sent are good. I've only had one tech five years ago that I wasn't pleased with. I have two air conditioners, and he came to service the one upstairs. He said I needed a new filter and he didn't even try to diagnose what was wrong with my unit. I was taken aback by that.

First American Home Warranty is a great service if you're a homeowner. They have been very responsive. The service has worked out for a lot of repairs. It was cost-effective. It saves me a lot of money on my home repairs. I do everything online, and I just deal with the subcontractor. Sometimes they get local contractors to do the services in Albuquerque, and some of them have been not the greatest. That's the one they need to keep an eye on. For example, we had a swamp cooler that needed to be replaced, and the service provider they initially assigned to the job is notoriously bad here in Albuquerque, but FAHW changed after we complained. We recently did a garage repair. One of the sensors was bad. First American sent people out and fixed it. Both of the people that First American contracted with, who are local subcontractors, did a good job. I've recommended FAHW to families and neighbors who are looking for a home warranty.

I purchased a home warranty with a repair or replacement guarantee from First American Home Warranty with a swimming pool rider. My first claim was for a broken light in the pool. Of course I was told that the swimming pool light is not covered, even though the salesman originally told me that any problem with the pool would be repaired or replaced, STRIKE ONE! This week, my water heater started to leak. I called and a repair company was dispatched. AZ Remodeling and Plumbing. I was charged $100 for the service call. The plumber who arrived told me the unit couldn’t be repaired and I would a new one. In fact, he told me I would be getting the identical unit as a replacement.
Two days later I was told that I was getting the new water heater but I would need to pay $1,340 for the modifications to install the unit. I was told that would cover moving the gas lines, the water lines and the vents. In that I was told I’d be getting the identical unit, I argued that there should be no modifications, but was told that I either pay the $1,340 or they wouldn’t even order the replacement unit. All this while I’ve had no hot water for the last 5 days. STRIKE TWO!! I then contacted an independent plumber and got a quote to put in a new unit for $1,400 total. Angry about this, I contacted First American and was told, since I was unhappy with the contractor that they dispatched, I could take a “cash out” offer, which reflected what they would have had to pay the contractor for the installation of a new water heater. That offer was just over $500.
The insurance company, in conjunction with the installer was trying to hold me hostage to pay $1,340 plus the initial $100 service call to install a system they claim was going to cost them less than $600. STRIKE THREE!!! I plan to file a complaint with the Florida State Attorney General as well as the Florida Insurance Commissioner. This probably won’t go anywhere but I’m inspired to be a pain in their ass. My advice is to NOT DO BUSINESS WITH FIRST AMERICAN HOME WARRANTY!!!

According to our records you placed a claim on April 20, 2026, for your water heater not working properly as it was leaking water. First American dispatched AZ Remodeling and Plumbing Inc who reported an unrepairable leak and recommended replacing the water heater. Due to the water heater replacement, there are non-covered costs reported for modifications totaling $1,340.00 that are not covered items by your home warranty contract.
Our records indicate that you declined the non-covered costs therefore a cash payment in lieu of the water heater replacement was processed on April 24, 2026, in the amount of $515.47. Payments are based on First American’s negotiated rates with its suppliers which may be less than retail. Please allow 7-10 days for the processing and mailing for your check. You can refer to your home warranty contract under the First American Advantage section as well as Limits of Liability number Seven, Ten, and Fifteen, for additional information.

I’ve been with First American for five months now. I submitted a claim, and the techs were great. Two of the stove burner sensors were bad, so they replaced them. Everything's good since then. I would recommend them based on their ease of use and customer service.

The diagnosis was spot on by Mike **. He came back and replaced the part after a 2 days to get my ac going again. But the ground/green wire and other wires were left dangling outside the fan which is an eye sore. I wish the aesthetics were cleaner.

I've been with First American Home Warranty for at least 15 years, and I'm not really having any problems with them. Submitting a claim is easy. I usually do it over the phone. The turnaround time is quick. The latest claim I did was a plumbing issue, and the techs were very good. They communicated. They came out, they assessed the situation, ordered the parts, and when the parts came in, they came and installed.
I did have one bad experience when a service guy fixed the microwave door, but he didn't really do a good job. The door was very hard to close and open. We had to yank it. I just figured that was how it was supposed to be. Then, eventually, it broke again. When the new guy came out, he said, “Oh, yeah, that guy shouldn't have done what he did.” They fixed it correctly. I would still recommend First American because that was only that one time that I had any issue. All of the other times, they've been really good. While the rates have gone up and their service calls are a little high, the monthly fee is reasonable.

I have had FAHW for several years and used them many times. Some of the contractors they use are not highly rated. I recently had a plumbing issue and didn’t have the “additional coverage” and paid a ridiculous high cost for fixing a toilet hose bib, which is a $15 part and took minutes to replace. If the plumber had told me, “look you can add the additional coverage and this would be covered” I would have. He tried to fix the toilet flush mechanism as it kept running. That part is covered; however, his replacing it did not fix the issue.
Requested a different plumbing company who came because the original company couldn’t get back here for 2 weeks! That company so far seems much better. Told me the center tube part was the issue and that had to be ordered. I never had anyone go over my coverage and recommend adding the extra plumbing coverage for only $108 more a year. I paid the plumber $281.00 and feel I got ripped off. FAHW should NOT use NW Sundance Services. Read their reviews!!

My experience with First American has been better than it's been. Sometimes it's really good and sometimes it's not. Their customer service is usually good. The less I can do online, the happier I am. They treated me well for the most part. We've had a few snafus, but I strong-armed them. I'm mostly satisfied with them and I keep going back because their prices are reasonable and they don't nitpick every little stinking thing. They're usually very good, but they're not perfect. But I still would recommend them.
The contractors usually come out pretty quick. This last time, it was not quick and I had a refrigerator that wasn't working. So that wasn't such a good thing. The repairman that First American assigned had came here before. He was a very nice man and polite. He knew what he was doing. He had to order a part, so it made the thing longer. I had to go out and get a small refrigerator in the meantime, which they told me they would give me $75 towards it. I haven't seen that yet. But he did a nice job and let me know when he was coming back and kept me posted. So they're good about that stuff.

We had a Realtor buy us a First American home warranty on a home that we bought a few years ago. We've maintained it on the last three homes. Filing a claim is easy, and it seems like the rate's fairly reasonable. Their representatives are generally good. There have been some issues. For a recent one, trying to get a dryer repaired took a little longer than my wife would've liked. It took four weeks, but it got fixed. We were happy with the people that came out and serviced it. They were very knowledgeable. The time might be the only thing that I would like to see improved. However, that might be living in Central Oregon. Maybe the options for speedier response aren't quite as good. Just recently, somebody was asking us about it, and we've recommended First American.

I purchased a house in 2014, and I went through and looked at three different warranty companies and bounced them off each other. They all were the same, so it came down to the price. First American Home Warranty seemed to have the best deal for me at that time. I signed up and the service has been good. I submit claims online through their app and it’s very easy. They give me the name and a telephone number or point of contact. The contractors are a 90 out of 100. Out of all the times I've dealt with them, they only had one contractor I thought was bad. Recently, our water heater was making a bunch of knocking sounds. First American had someone come out and they explained to me what was going on, then they flushed it.
Our water heater still knocks, but it's not as loud or bad as it was. The contractor told me that because I didn't flush it within a year, that that's what's going to happen. He showed me how to do it for the next time. Whenever it gets loud again, I can do it myself. Two years ago, I called First American out for the same problem and the guy was horrible. I thought he was racist too. He stayed on his phone and didn't give me any information. Had he told me what to do two years ago, I would have been able to take care of myself this time around. Overall, if someone did their research, and First American Home Warranty was one of the ones that came down to was one of their choices, I’d tell them to take them because they're good.

When we bought our house, the owner gave us a two-year home warranty from First American, and then we carried it on last year. We didn't have to pay for the first two years, and then when we renewed, First American tried to up the rate more than what the owner had to do. Then we told them that it wasn't fair, and they came down a little bit. I'm up for renewal again, so I don't know if they're going to try to keep making it higher each year.
Our location probably doesn't have great options of servicers, and sometimes the contractors come from an hour away. The first time that I used First American, I set up the claim by phone. But then I started using the app. Usually, within an hour, I have a technician assigned to me, and then I hear back from someone in 24 hours. I've only had one vendor I did not like. They were pretty rude. But First American took them off for me.

I recently changed home warranty providers and the process was very easy. The representative couldn't have been more pleasant and helpful. He explained the Starter, Essential and Premium plans - their coverage, differences and pricing. Every question I asked was answered clearly. There was no pressure to upgrade. The Premium plan was the best value so that is what I chose. I haven't had to schedule service yet, and I hope I don't need it, but my experience so far has been so much better than my previous home warranty provider that I am very comfortable. First American has been around for many years and I feel secure in my choice.

First American has been great. They respond quickly. If anything breaks, it only takes a couple days to get things fixed. In any issue that have arisen, they've been really responsive. The claims process online is really simple and straightforward. They have multiple choice questions, and then you describe the problem. The contractors usually contact you within two to three business days, and sometimes, the next day. At the most, I've waited around three days for them to contact me. When things break, First American makes it really easy to get it fixed.

When I bought my home five years ago, the sellers added a First American warranty to the sale of the house. I used it during that time, and then I didn’t use it for a couple of years. I realized that it was helpful, so I signed back on. I didn't use it a lot to be very familiar with it. I probably used it four times in the two years that I had it. What I liked was being able to submit a claim easily. What I didn't like was the limited options for who I could use and they seem to be smaller companies that might just need the work. In some of the conversations with them, I got the impression that they were very limited on what they could do that the warranty would pay for. Other than that, First American is good to have for peace of mind. It was helpful to me in several situations. So, I would recommend it.
As far as the customer service, I got my questions answered. I got my claims submitted and handled. I don’t remember being frustrated or disappointed badly. The latest time that I used them, it was for water leak. The actual price of the repair would have been $200, and with the warranty, it was $100. So, it saved me half. In that case, it didn't seem like a lot of help. But $100 out of 2,000 would have been helpful. So, it depends. I wish it was a little bit more of a percentage because I am a single income household, and both of the time, it was $80 a month, and then it went up to $100.

I bought this house with a First American warranty, and I just extended it. I've been covered for seven years now and whenever I need a service, I submit a claim on my phone. I do it online and it's really easy. So far, the contractors they've sent out have been good. I recently had a claim for my AC. A couple of items burned out and they replaced them.

I knew about First American Home Warranty since 2007. This is my first home purchase and I used them. When they called and told me about their rekey service for 100 bucks, I thought it was awesome. I had 6 rekeyed and the guy they assigned seemed cool. So far, my experience has been great. People want to be able to protect their appliances and First American helps out so they don't have to pay $1,500 or even more if it's their fridge or air conditioner.

I was with another company but that didn't do me right. I checked into First American, and they seemed legit enough for me to go with them. I've filed one claim with them and it wasn't difficult at all though it'd be a lot more simple if they had an app. But the technician was pretty down to earth and straightforward with the information. I was going online and accidentally found First American Home Warranty. It was on the news, then I chose them and I rate them a 10. The service has been great 'cause they're on top of it and they said what they would do. If they can't fix it, they replace it in a timely manner. Last month I did a claim for a leak under my bathroom pipe and the contractor was prompt. Everything is good now.

I bought my house back in November, and First American was included in the deal. So far, I've only had to use it one time, and it was to fix the heater in my house. I just went on the website for the warranty and went through the whole process of doing the claim, and it sent me everything that I needed and texted me who I would be dealing with. It seemed fairly easy. The website was fairly easy to navigate. I don't think I had to spend too much time trying to figure out where things are at. They assigned me a service company. The guy came over, fixed it really quickly, and he left. I had somebody at the house, and I was at work when he came by. He made a comment that he kind of wished I was there so that way he could show me how to fix it next time because it was just a clogged line. But after that, I haven't had to use them. They didn't charge me anything, too. So far, so good. I can see the benefit in having the warranty.
When I bought my house, they told me that my AC system uses the old kind of refrigerant, and with the new law going into effect with the updated refrigerant, that would be expensive if my AC went out. My understanding is that it would be covered for the most part. I can see where First American would be beneficial in big costs like that. So, I'm cool with it so far. It's an extra layer of protection, so that way you don't have to take the whole hit in case of a big repair or a big replacement.

First American Home Warranty has been awesome. I gave them a call, and their prices were good, and their coverage was great. I signed up then. I did a claim for my HVAC system just a couple of months ago. The techs did diagnose the issue, and they got me going, but they said, “This is not good.” They talked to First American. I was totally out of it, as far as the conversations back and forth, but the next thing I knew, I got an email from First American stating that other parts were going to be ordered, and then I got a whole new system.
At first, I didn't think it was going to be so good because First American had sent a reference to a company that no longer services this area. So, after a week goes by and I didn't hear anything, I immediately called back, and they said, “Oh, we're so sorry, but we'll send somebody else.” That other company got here the next day, they diagnosed it, and I ended up getting the new HVAC system.
Nobody's perfect, and they made a mistake, but they made it right. They stepped through the ceiling. They cracked my drywall. They didn't know. And after about a month, my wife looked up and she saw the crack. So, I reached out to the company directly, and I said, “I'm not blaming anybody, but maybe something up there fell and cracked it.” The owner came out, and he said, “That's where a footprint was stepped on that, and it's cracked. We'll make it right,” and they did.

First American's claims process was pretty good but it was kind of a one-way traffic. I've never had a call from them, but I've reached out to them when I've submitted claims. I've also never gotten a call from a supervisor or anybody even though I've requested callbacks from them. Despite that, when submitting a claim through the website, it's very easy. You just go on the website and pick the issue, describe the issue you're having, then pick a technician and the trade. Then they assign a contractor to come out and the contractors are usually good about getting in touch with you quickly after you submit the claim. They set up an appointment to come and fix something and so far, I had no problems with any of the guys coming out.
The plumber has been the main trade that I've had issues with. I also had a couple of electricians, but mostly plumbers. My house has Quest pipes in them, so I've had a lot of plumbing issues. The last time I put in a claim was for the kitchen garbage disposal. So the guy from the plumbing company came out and replaced that.

FAHW has ALWAYS had my back in some really tough situations. I KNOW when I need repairs to my home FAHW is there for me. They haven’t disappointed me ever. Customer service is awful and they rarely approve a repair. We had a contract with them for two years and repairs were made a whopping 28% of the time. There were a total of 3 incorrect diagnosis which we had to pay for out of pocket after being charged a diagnostic fee. There are too many other choices out there to FAHW.

I have been a FAHW customer for 6 years and only placed a few small claims. In January my built in refrigerator stopped working and I placed a claim since I have always added this to my coverage. They assigned Premier Services, Inc whose 1st appointment window was over a week away. The vendor was horrible from the beginning. That review will come separate but the manner in which FAHW listened to this was on deaf ears.
The 1st repair they said was a thermometer. Which we waited two weeks for and that held a temp for 24hours. Two more appointments and six weeks later FAHW decided a replacement was needed. After losing two batches of food and not having a refrigerator for 2 months FAHW then deducted all the parts Premier Services, Inc allegedly purchased against my claim. I left messages via phone and the chat for supervisor to call me back. Their response was the case is closed. They selected the incompetent vendor and will not stand behind it. That is not a trusted warranty provider. Buyer Beware.

First American Home Warranty (FAHW) likes to deny claims even after their representative (Steve) have found grounds to reverse the denial upon appeal. FAHW sends out the worst contractors to your home, like ARK Plumbing, who screwed up my toilet on a job. FAHW approved them for the part to be replaced. When I demanded another plumbing company, they finally granted me Plumber’s Inc, who came out and said the part that was replaced by ARK Plumbing broke. FAHW DENIED when they heard they needed to replace my entire toilet. Joseph in FAHW appeals calls me and says my claim is now in appeal dept on 3/20/26. I called again on 3/24/26 to check the status with Erik in appeals dept. He said it’s still DENIED!! Why am I paying them $890/year with a $95 deductible if they won’t honor the contract that they made me sign??

Don't use First American Home Warranty if you want your things fixed within a month's time. I reported that my dryer was not working on 3/10/26. The technician assigned, SEARS, made an appt with me for 3/14/26 between 8am and 5pm. I spent my entire Saturday waiting for a technician to arrive. He arrived at 5pm. I had reported the exact problem with the appliance as it was not hard to diagnose (the drum was no longer spinning). He came without any parts and then said he had to order them. We waited for the parts to arrive and were told their next available appt wasn't until the 24th of March, again between 8am and 5pm. I took the day off of work to wait again.
At 9am I was contacted saying that I had to reschedule because they couldn't make it to my house. I attempted to contact SEARS, but could only talk to a computer. I contacted First American and was told I could be assigned to another contractor and wait to be contacted. I've now given up 1 day of a weekend, 1 day of work, 8 hours at the laundromat, $90 in contractor fees, $40 in quarters at the laundromat, my monthly fees to First American to be a member... After all of this I am probably going to buy a new dryer today $$$. Don't waste your money! I'm cancelling!

After years of paying into this service, it feels like a complete waste of money. A home warranty is supposed to provide peace of mind, but instead, it has been nothing but disappointing. Based on my experience, I would not recommend this company. At this point, I feel misled about what this service actually provides. First American used overseas reps when I filed claims, and it was hard to communicate when English was not their first language. Other than that, it was okay. But after several years with them, First American told me that my coverage would not be renewed. Maybe they prefer customers who pay every month and don’t file claims.

My water heater has been out for a month. I approved repairs and put down a deposit over three weeks ago. Still no replacement only the runaround and weird excuses. Terrible service such as they don't have a order number, I haven't approved but I have, they have shipped the water heater but they didn't and they would buy one at home Depot so the plumber could pick it up and they did not.

If there were zero stars that is what I would rate them. This home warranty is a SCAM!!! They sent out a plumber to fix a problem. The first time the repair lasted a day. The second time the repair last four days. The third time they made me get an "outside reimbursement," where I had to find my own plumber and then be reimbursed. I used a trusted plumber and then the company would not cover the repair due to the "verbiage" used by the plumber. I put a photo below of the mess they left my elderly father with in his bathroom. They will take your origination fee and your service fees but will not do their due diligence to ensure your service need is taken care of.
I have also had problems with getting my microwave repaired and an electrical issue that has not been taken care of for 26 days at the writing of this review. If you have the option I would STAY CLEAR of this company as they do not have good customer service and will find any excuse to not pay for covered services. I definitely will not renew with this warranty company as it would have been cheaper to pay out of pocket after the initial purchase price of the warranty and their service fees.

I called in on November 19, 2025 to claim top burner ignite is not working. It took 2 weeks for the technician to come out. He had to report the issue to First American Home Warranty to place order the part. I called First American Home Warranty a week later for the status on getting the part. They said they have to gather the information. I called a week later and they said they offering to buy out and send me the form. I fill out the form and send it back to First American Home Warranty on December 2, 2025. They told me I will receive the check in 45 business days which is February 1st. I did not get the check so I called again on February 15 and they told me I will receive the check on February 27. I did not receive the check so I call again on March 10 and they told me the check will go out on March 13. That means now I have to wait for 2 more weeks hoping to get the check. I will follow up with another review in 2 weeks.

We had a leak in our master bathroom faucet which after two months still hasn't been fixed. They sent three different contractors out who did NOTHING all the meantime I'm getting the runaround when I called. The contractor would tell me their report was submitted and they were waiting for authorization so I would call First American asking about the auth and they would tell me they were waiting on the contractor's report.
Finally after insisting they call the contractor with me on the phone they magically had the report that stated the faucet needed to be replaced. They stated they would replace with a standard chrome faucet which wouldn't match anything so I asked to be cashed out and I'd pay the difference to my brushed oil faucet. The cash out they want to give me is $47 which is for the cost of the faucet as well as installation. ARE YOU KIDDING ME? I don't care how good of a discount they get on faucets. You can not find a faucet and plumber for $47. WORST COMPANY to work and deal with. Save your money. They are HORRIBLE!

We heard about First American Home Warranty on the TV. We were with them for more than two years, but we cancelled it and then started again about three months ago. We submit claims both over the phone and online, and the phone is very good and easy. First American had someone service our garage door last month, and the contractor was good. They’re good. They fix the problem and that's the best. All my products are repaired.

I live in a million-dollar-plus home with appliances that are very expensive, and I was looking for a company that had higher limits than most on replacement appliances. I decided to go with First American, and I’ve been with them for about 15 months. I had difficulty with my first claim on the air conditioner. I went on a cruise and when I came back a month later, the air conditioner was not working. First American had every right to question if I bought this policy for the sole purpose of taking care of a pre-existing condition, and I wound up dealing with customer service. It was in the middle of the summer and I had it repaired, and they ultimately reimbursed me for the $1,200 that they denied. Plus, in the middle, because of the long delay in disputing it, they sent me a free portable air conditioner. They went out of their way to make up for their allegations.
I've been generally happy. The only thing I don't like, and this is true of all of these companies, you're at the mercy of who they assign and when that person shows up at your house. I've had about four different claims. I've had mediocre service, but it got fixed on several, and I've had excellent service on the last two. My wife and I have concluded this is just the way of any of these home insurance policies.

We were looking for a warranty about 16 years ago and First American’s reviews were good. Back then, there weren't a lot of home warranty companies that were advertising in our area. So, we decided to pick the one that said they were doing the best and we've been with First American ever since. When we first started, it was hard for First American to find people to come out here because we live in the country. But now, within two days, somebody's out at our place.
Submitting a claim has gotten better in the past 16 years because technology has advanced. We used to have to call in when we first got it, and now we're able to just go online and make the claims that way, which is a lot easier. The tech who came out was very helpful and gave us a couple of options. He told us what First American was gonna do and what he recommended. First American wanted to do his second recommendation. So, we went with that and he came out quickly. He was on time and when the order was in, he was there. The experience was very good. People should consider First American.

We needed a home warranty to cover stuff we needed covered and we’ve had First American since we bought our house several years ago. The experience could be better when submitting claims. I would rather talk to a person than a computer. When we started, it was that, and then they transferred it over to computer talk. But the reps have all been great and dealing with the techs has been amazing. I try to refer First American to others when they buy a new home.

We've been using First American off and on for a couple of years now. I needed someone to come out pretty quickly, and they actually did not even call me. I ended up calling them and trying to figure out when they were going to. And the guy told me, he goes, "If you need to, then you're gonna have to call somebody else." A few days later, he called back, and then that's when my husband was able to set up the appointment. I was not happy at the time. My tub just kept leaking, and it wasn't just leaking, but it was starting to pour out of the faucet. There was no way to stop it. If I turned off the water, then, obviously, the rest of the house would have been without water.
When I went to bed, it was still going, obviously. Then when I woke up, that whole bathroom was so steamed up. I opened up my office door, and I had water dripping off of it from the tub. I was not happy. First American does a good job once they do it, but it will take a long time for them to come out. It's just ridiculous. It wasn't right.

I've had some good and some bad experiences with First American. It takes a while sometimes to get things done. We had our oven burner go out and that took a long, long time to get that repaired. But they're good with what they say and with what's covered. The people that you talk to are very polite and efficient. With the ice maker, they switched companies. One company came out two or three times and one man told me I needed a new filter. I got that. The ice maker still didn't work. Then they switched me to Sears, which they have been really good and quick. It hasn't even been a week and a half since the man came out and looked and he's gonna replace it today. At first, I asked them to switch, but they said they couldn't do it. They had to send the same man out again. But then, when I called back the fourth time, they decided they would switch since it had been taking so long. But other than that, I've been pretty satisfied.

I have four policies with First American Home Warranty on four homes. Home warranties are a bit difficult to deal with, but First American was better than the first one that I had so far. The claim process is not difficult once you get them. The claims representatives have been fine. A lot of times, a lot of them are out of the country, and sometimes it's a little difficult to communicate, and to find out they don't have a brick-and-mortar or space anywhere here. But once you get the actual order in, it normally goes well. I have always had polite technicians who did good work.
I was a little disappointed at one time because First American didn't have an electrician in the area that they could find when we have so many of them here in the city, but I guess they were not on their list. Also, I had one issue that I didn't understand. I had a toilet that was messed up and was running. When the guy came out, he said I needed a new toilet. He worked on that part and got it to stop running. But they wouldn't put it in a new toilet because First American said the tank was cracked, and that's from not normal wear and tear. I don't know what would crack a toilet other than wear and tear since it's porcelain. But I didn't argue with them on that. I just let them fix the running part and gave up on that.

I purchased my place this January, and my Realtor bought us FAHW. He did this all on his own without even asking. The policy covers all the good basic stuff everybody runs into. I had the locks changed out recently, and I still have another couple of claims to go. I just haven't really gotten around to doing it yet. But submitting a claim has been pretty simple. I don't think it could be much easier. The tech who came out was great as well.

It's very easy to submit a claim to First American. You go online, you pick your service, pick what your issue is, and you pick it and do it. So the online version is very simple. Then they give me the name and a phone number. Usually, the vendor will send me a text or an email giving me the name or who the service tech is gonna be, and that is before they show up. For the most part, the contractor that you get is a hit or miss. I had some HVAC issues and those contractors have been A+. When I had washing machine issues, the company that came out initially and they had to come back and redo the work. But to the point where the home warranty just had to send a whole new vendor. The new vendor came out and fixed it immediately. But 4 out of 5 times, the contractor that comes out does satisfactory work and then moves on.
I have no problems with First American, and I actually refer them to any of my friends that ask about it. Unfortunately, the cost goes up every year, but that's the world we live in. So that's inflation. Each individual has to look at themselves and saying, "Can I afford this?" I always say I always had a good experience. So that's what I tell my friends and even my kids. As they're starting to buy houses, I tell them that whenever they buy, they should get it. And then if they can afford it, then they should. Because it gives you the peace of mind that when something goes wrong that you don't know how to fix, that you get someone else to do it for you. You recoup your money on a couple events, whether it's dishwasher or garbage disposal. I have a pool and I use their pool service, and that's why mine's a little bit more. I can work on some things, but I can't work on pool equipment.

First American has always been pretty solid, been around for a long time, and have a good reputation. We own two properties, so we've had several calls. A couple of the representatives have been good and have been excellent. Then we've let First American know the ones that have been bad. First American has been very reliable and we've definitely gotten our money's worth out of what we pay for our premium.

Having First American is a great way to mitigate things that go wrong in the house. I'm a Realtor so I've used them for years. I would get them for my clients, but then rarely did I have it myself. But now, since I've got some tenant properties that I'm managing, we've got the warranties on those, and it's been two years now where I had to deal with calling somebody and meeting somebody. I've filed several claims with them. The most recent claim was electrical. I just call their phone number and submit a claim.
The only thing is I'm a Realtor, so I've got an account that way, and then I have two separate properties that are management properties and two different owners, so sometimes, when I call, it pulls my phone number then it calls a different name for a different client and for different address, so I can't usually do the automated system. I have to talk to somebody, which is fine but I don't know if that's just the reason because I'm in there three different ways and it doesn't know what to do. Other than that, they took care of getting my thing ordered, figured out what I needed, and it was very quick and easy.
While I didn't get to meet the technician this time because I already had an appointment scheduled, he met with my tenant. He figured out something I didn't know, which is good. He fixed the problem so that we wouldn't have it again because it had happened once before where the GFCI went off in the bathroom and it caused the bedroom to go blank. We thought we had figured out which GFCI, but apparently there are two, and I didn't realize there was a second one, so he made sure that that one wasn't hooked up to the bedroom so that if it did get tripped again, it wouldn't turn off all the power to the bedroom.
For the most part, everything's great with First American. It's just that one little hiccup as far as when I call and try and do automated, and it doesn't ever seem to pick the right property. Other than that, I plan on continuing to use First American until they get too expensive. I tell my homeowners it's probably best to have this than to wait and go, “Oh! It really was a big problem,” and you have to spend $5,000 when you could have just done the home warranty.

Financially, having First American worked out neutrally. It's been worthwhile. 80% of issues have been addressed quickly. We had a burst pipe during Snowmageddon, and there were no resources available, which I completely understand. I file my claims online and there were some issues initially but their system works very well now. They have high quality contractors. 90% are good. But First American is charging more per call out per annum, which is a bit unreasonable. Though I've been comfortable with the amount I spend which is over $1,000 a year on the insurance that I'm getting that back through service and/or repair. For most of the issues we've had, First American's settlement has been fair and reasonable. I'm generally pleased with it.

Words cannot express how dissatisfied I am with these thieves. I suspect most of the 5 stars are bots. Not only did the contractor not perform any work on my AC but threatned me as well and left. American could care less. To this day, my AC is not fixed after giving them $125.00.

First American make it easy to look for competent people to fix some appliances that unexpectedly stop working at the house. When I have a claim, I go online, and within 24 hours, I get a response. The techinicians know what they're doing. First American is not perfect, but it's not really bad. What I like most about the service is they have specific people for a specific job, and it's not a random person that they would refer.

My furnace broke down. I called First American and they set me up with somebody. The customer service was good and I was surprised it was as good as it was. On the other hand, I didn't hear from the company they contracted me out to. I tried to call them, but the person who was the company's office manager was in the hospital, so it took him several days to get the appointment set to go out to the property. They then had to order the parts as well.
I had a water pipe freeze during that period of time, so it ended up doing a lot of damage to the house. The pipe had to be fixed, and the ceiling caved in down below. When the company arrived, they were fine. My experience was good overall, but I felt like once I have this issue, I'm not sure how I could have saved myself that problem with the delay that ended up causing the issue. There was a communication breakdown because somebody in the business that would normally have organized all this was in the hospital. It was not First American's fault, but it was one of those things and it ended up costing me a lot of money.

I like First American Home Warranty. I've been with them for five years now. Mostly, I set up the service I need online. Then I follow up with delays or some further explanation, or just clarity. I would tell others about First American, and if they want to use them, they should be ready to accommodate delays, and also to check on the type of contractors they use. Some contractors are not efficient and are not very thorough, just really wishy-washy. Then you have a problem not solved. Also, they have to know exactly what should be done, at least have the knowledge, and do their due diligence. Because sometimes things are not clear, even to the contractors coming. Some people are not knowledgeable enough or well-skilled.
I also have to let them know that they have to be on the go. They have to follow up. The work will be done, but you have to be patient. First American still needs to do more about being efficient and using better companies. And also, follow up with the customer rather than waiting for the customer to do all the work or most of the work.

We have had a First American Home Warranty plan for several years. They have replaced our fridge, though they required it to be white even though a stainless version of the same model was the same price. We had been happy with them until we had to file a new claim for a hot water circulating pump. Their plumber wanted $625 more from us to replace it as they insisted upon modifying the existing plumbing. First American offers us a $45 cash out option. A plumber checked out the cost of a new pump and the cheapest with his contractor discount was $318. I don't believe that even with their contract rate, that their plumber would do the labor and buy a new pump for $45. We will probably cancel and go with someone else.

Tried to do a lot research around home warranties before moving forward with First American as I know home warranties in general have a very bad reputation. Paid for every upgrade I could find to try and make sure my coverage was robust and was assured by the sales folks that if an issue happened they would make every effort in repairing or replacing if necessary with equal quality up to the limits in the coverage. Just had my first experience submitting a claim as had a water heater than needed to be replaced. They wanted to replace it with the lowest quality water heater they could find costing them well below their coverage limits. When I asked why I am not getting something of equal quality they told me they don't try to match quality but match specs (i.e 50 gallon tank). I refused to let them install the lower quality product and just asked them to pay what they cover and I will pay any difference in cost.
They then took a long time to get back to me and offered me cash value of well below their coverage limits. So just be aware that although they advertise competitive limits and can purchase additional limits for certain things they have zero intention of trying to match the quality of what you have and have every intention to go as absolutely as cheap as possible per the fine print of the contract. Terrible experience and would not recommend them at all.

It's a good experience when I submit claims with First American. I get fast responses. Their reps are good and so are the technicians that come out. With my last experience, it was good as well but I wish the repairman would have provided more information. Other than that, I'm satisfied.

I started my claim this morning, because my home doesn't have any heat, because my mini splits went out, I was given a contractor Nexgen. I then find out that they don't work on the weekends, and he's 2 hours and 45 minutes away from me, so I call to ask an agent if we can see if there's anyone closer and that works on the weekend, the gentleman that was from claims resolution said nope and it'll be Monday before the contractor gets ahold of me.
I'm a disabled combat veteran, and bought my home in April on my VA home loan, unfortunately it looks like your company is trying to save a few dollars, and don't give a shit about disabled vets when their in an ice storm and all their units go out with no heat, my renewal will be coming up in April and I damn sure won't be renewing with y'all, if this is the way y'all treat customers, I'm definitely going to a better company, I will also be leaving reviews on Google, Yelp and other social media, and I will be getting ahold of the Better Business Bureau.. If I was y'all stay away from this company, even in an emergency they would rather save a few bucks than get you immediate help...

From the person that sold me the warranty, their premium warranty their best, was a complete lie. I drilled her on what they would cover, especially the larger units like heat and air, washer and dryer so forth and was told they will match as close as possible to what we had. Based on that, I signed up on auto pay. So 4 years later, our furnace gives out and their hvac company comes out and condemns our furnace and after two weeks of no information or answering any of my questions about what unit, company name or any replies to when this would happen we got silence. False promises to call back. I had to call them and was still stiffed.
So after two weeks, I asked for a buyout. Told it would take 7-10 days, but the next day they came to a figure of $1750 and after two weeks of being stonewalled and no furnace in Colorado and both of us in our 80's and I am a disabled Vietnam vet we agreed. Everyone knows that $1750 won't cover ant furnace for that price plus installation, the best price I got for like a unit I had was $10,350.00 installed. This company lied, stalled, deceived and then stole the $4,000 I had paid them. This is the worst company had have had the displeasure to deal with and I am trying to get legislation to have them closed or forced to pay for their actions and wonder if we could get a class action lawsuit against them!

Half of our house did not have any power. I called First American on 1/5 and the representative was very nice, polite, & expedited my claim. The electrician came the next day & said it was a problem with the outside line because we were not getting enough power to the meter. I called DTE who provides the electricity to our home & our outside line was repaired.

Oven need repair and water heater busted. Both time of service was great and fix well. We didn't have wait for a lengthy time for repairs to happen. Everything that was done the day of service with professional and good customer service and explained what they did during the repair of the item being fixed.

Experience went well, repairman was knowledgeable and courteous. I had a 1 horsepower garbage disposal and he was only able to put 1/2 hp for replacement because he said to be a new 1 hp I would have to change my sink. So I was a little disappointed. But the garbage disposal is working well and I am happy with service.

The problem is inconsistency from experience to experience. We have a policy on our two homes. At times things have been seamless and at times multiple challenges have occurred with various vendors. I will say that when we needed office support we got it and when we needed flexibility to utilize someone we recommended when others failed we generally had support which we appreciate. Chosen vendors need to be made aware of the customer service and job quality requirements your company requires to remain in system.

Having a First American Home Warranty on our home is like having a safety net 24/7. The warranty is worth its weight in GOLD. HORRIBLE!!! Their subcontractors are the worst. They keep making appointments and don't show up. They tell you they will be there between 8:00 and 12:00. Then, they send you a text at 12:10 saying they aren't coming. We have had a problem with our ice maker for FOUR MONTHS and it's still not solved. This is the worst company ever!!!!! Don't use them.

We would like to apologize for any inconvenience and delays you may have experienced thus far. Our records indicate you placed a claim on October 13, 2025, for your refrigerator not making ice. Accord Appliance Service (Accord Appliance) was dispatched and reported repairs were completed on November 7, 2025, when the ice maker was replaced. On November 11, 2025, Accord Appliance was recalled as you indicated the failure was still occurring.
On December 1, 2025, you notified us that Accord Appliance had serviced but no repairs were completed, and they had indicated your ice maker could not be repaired due to a manufacturer defect. On December 4, 2025, Accord Appliance advised another ice maker had been ordered. On December 18, 2025, you informed us that Accord Appliance had missed a repair appointment and rescheduled for January 5, 2026. Under the provisions of your home warranty contract, under Limits of Liability Number Four, we are not responsible for a service provider’s delay in providing repair. On January 5, 2026, you notified us that Accord Appliance had not received the part, so the appointment had been cancelled. As a result, Sears was assigned for service on January 7, 2026; however, the appointment was later rescheduled for January 15, 2026.
On January 8, 2026, you notified us that you did not wish to wait for Sears to service. Therefore, in the interest of customer service, you were offered the ability to hire Samsung, the manufacturer, directly and submit their findings for review. At this time, we are awaiting an update from you on who will be servicing.

We had Chris, very nice guy. He checked all the duct work, said no leaks, No problems. We were glad everything was good. We had a guy come and told us we needed to replace all our duct work and it would be $8000.00. That’s why we called our First Home Warranty. Glad we did.

Reps would check everything out if a job was not completed right. They kept me informed what was happening each step. They kept asking if I had any more questions or concerns they could help me with while I was still on the phone. If a company wasn't available to do or finish a job order they found another company to do it.

Happy with the replacement, however it took over a month to complete the job...Partly because when installers came there was a plumbing faucet problem and had to delay until a plumber could fix. Then installers were busy. However I'm very happy with the fact that you replaced the unit when it could not bet repaired... In the past "Select Home Warranty" refused to replace a broken 17 year old Air conditioner. Stating they need me to show all maintenance records on the unit... I didn't keep those on an A/C.. It was 17 years old... I have gone on social media and warned people to avoid them.... I have had almost 100 people send me emails saying they had the same problem with "Select"... I wish I had had you as my Home Warranty... Thank You..

We've been clients of First American for 10 years, and we’ve filed a few claims over the years. This year, I had some appliances that broke, but so far, I have been well-assisted, and all the contractors were reliable and did a great job.
Their prices weren't that great compared to other companies that have better price rates. But because we’ve had good experiences for a long time, we just keep going with them.

I called my insurance and paid my $95 dollars. Had someone go out to my home and see the problem that I was having. The company called back and said that the insurance was going to pay however that there were some modifications. Point is that I called the insurance to get a report of the plumber company and they were not able to give it to me then I called the company that went out and same they were not able to give to me. At this point I would like a refund on my copay since nothing was done.

I'm a real estate broker. I always get them for my clients because of their reputation and their rates, and I have a property as well. So, it's a good thing to have.
The experience is pretty smooth. They were responsive and I was able to get the job done without any issues. The only thing is that I didn't have anything left behind or any kind of warranty or whatever or just discussion about orientation about the product too much.

When I purchased my home in 2006, the previous owners left a flyer about First American. I researched it and they had a better BBB rating, very few complaints, and a good coverage plan for my home, so I felt it was the best investment. I have had coverage since then. For the most part, I haven’t had problems. The last couple of years have been more difficult to get things done due to unreliable appliance contractors. However, First American always assists and tries to work with me.
Lately, we’ve faced unexpected costs. I paid $1,600 for fittings on my hot water tank due to modifications, which was disturbing and outlandish, but I also see it as an investment for the future. Although the work was completed efficiently and cleanly, last-minute charges could be discussed in advance and more thoroughly. They need to put a cap on the increases. If I don’t use all the things in my contract, all these changes in prices should not impact me to the extent. Filing multiple claims has become costly, $90 per appliance, where previously one call could cover several items.
I usually submit claims by phone because the online system cancels multiple claims. Most experiences have been positive, except for the claims rep for my last claim, who was not very customer-service-oriented and not helpful, which required contacting a lady rep in California. She was professional, and followed up with the vendors and contractors. She follows through on her word, communicates well, and ensures my needs are met. She is what I expect from First American and for excellent customer service, and she’s the reason I continue to use First American.
Technicians have mostly been fine, though I dislike taking time off work for service calls and the lack of communication in regards to my time. For example, I was told the contractor was going to be here between 1:00 and 3:00, so I rushed to get home. They didn’t call nor show up until 8 or 9 o’clock, and only for them to tell me they can’t do anything because they have to order parts that would take two weeks. I don’t appreciate that at all. The contractors who replaced my water heater were fantastic.
Overall, contractors have been fantastic, except for the appliance repair guys. The rep reassigned my claim when the original contractor failed, demonstrating First American’s advocacy. I would definitely recommend First American to friends and family. They’ve been fantastic for the past 20 years. While service in the past two years has been subpar, the warranty is still a valuable investment. They schedule repairs, advocate for customers, and continue to be transparent. They follow up and act as a liaison between you and the service companies to make sure your needs are addressed. I appreciate that.

I’ve filed several claims over the years and haven’t had this poor of an experience. I filed a claim for my downstairs AC unit which had stopped working mid August. To this date it still isn’t fixed! Most recently I filed a claim against FAHW with the State of Oregon’s consumer protection division in which case I was assigned a claims rep. Her handling of this has been mind blowing. A few days before Thanksgiving I decided to request arbitration through AAA per my FAHW contract. Despite many emails telling her not to process a cash in lieu of payment they mailed a check to me anyway. I asked her several times to speak to a supervisor and she never would. I will be cancelling.

On October 14, 2025, you advised that you hired an outside contractor, delaying service with the dispatched contractor, Universal Comfort; Universal Comfort subsequently completed a service appointment with you and confirmed the compressor had failed, requiring its replacement with $324.00 for disposal and copper line modification costs which, per your home warranty contract, Limits of Liability, Number Seven, are not covered. You were provided the option to proceed with the repair or accept a $1,252.00 cash payment in lieu of repair based on our negotiated rates with its suppliers, per your home warranty contract, Limits of Liability, Number Fifteen, and after no response by December 1, 2025, the cash payment was issued to you and First American considered your claim closed.

I just had the technician come out to do maintenance for the HVAC. The people who come out to do the service have been very good. However, when I signed up for renewal with First American, I had a problem. I noticed I never received any renewal notice by mail or email showing that the price would be different from what I originally paid. My contract was supposed to renew on November 30, and the amount went up about $16. I’m on a fixed income, so I need to know about any increase. If something is going to be taken from my bank account, I should have known and agreed to it.
The first person I spoke with didn’t seem to understand what I was explaining. He sent me a notice both via text and email where it was asking me to approve something like I was a new person. There was a language problem between us. I was really upset with how this was handled. I finally spoke with someone who understood my concern and is trying to make it right. He offered me a one-year service coupon. The renewal amount is still pending in my bank account. If I had been notified, I could have decided whether to stay with First American or adjusted my budget. I wasn’t allowed that opportunity.

I’ve had First American Home Warranty for a year, and it has been a complete waste of money. Throughout my coverage period, several major issues came up (our dishwasher, furnace, and refrigerator all failed) and none were covered due to their extremely narrow “scope.” I already questioned why I was paying nearly $1,000 for a policy that seemed useless, but I was told plumbing was covered. So when our 15-year-old toilet began draining so slowly that we had to plunge it multiple times a week, I filed a claim.
First American required an $85 service fee for their technician, who took one look and said the toilet clearly needed replacing. He also warned me that First American would likely deny the claim because, in their words, the toilet was not completely broken, just not functioning properly, which they consider a “cosmetic issue.” Sure enough, the claim was denied. The plumber told me he argued with them for 15 minutes explaining that a toilet that does not flush is not operational, but they refused. Even after I sent video proof, First American insisted I hire an outside professional at my own expense to “prove” the toilet was inoperable. This company is a total racket. Save your money, and your sanity. They will look for every loophole imaginable in order to save themselves money.

I’ve had First American for five years, and my interactions with their representatives have gone well. Typically, the contractors come out less than five days after I sent a request for repair. And so far, I’m satisfied with the quality of work that’s done.

Giving one star only because I can't give zero. This is a company that does not live up to its obligations nor its contract. An hvac system claim has resulted in them delaying, stonewalling, not replying for over 3 days in what appears to be a strategy to force me to pay for the work myself even though I have had a year or more warranty for repairs in place with them paying good money. Atrocious company and behaviour. Stay away.

I've had First American for 18 years, and my experience with them has been positive, since with the app, you just kinda put it on there, and most of the times, within a minute, it pops up with who's gonna come do the work. So, it's easy. Typically, within two to three days after I submitted a request, the contractor will come out. And 90% of the time, they're good.

I’ve had First American since I bought my house in 2007, which we sold in 2019. When we bought this new house, getting a home warranty was part of the process and I'm glad that we picked them again. They’ve done everything they’re supposed to do and have taken care of the claims I’ve submitted. When I call and say I need something, they’ve always sent someone out and followed through with the process. The only issue I’ve noticed is that there isn’t a handyman service available in the Tallahassee area.

My garbage disposal had a leak. First American sent one of their contractors out and he put a new one in. He was excellent. Also, the claims representative I spoke with was very good. I've used the warranty a couple of times and I've had nothing but good experience with them.

First American is quick to respond and come out, but some of these older appliances take a while to get the parts, so we’ve had to wait a couple of weeks. That’s the only issue. We have a pretty old microwave. The contractor came out and replaced some parts, and it worked for a little bit. At 31 days it broke again. We paid First American, they came out, repaired it, and now it’s working fine.
The only thing I would change is that it’s hard to talk to someone when trying to redo a service call. Everything is so automated that it’s hard to get through to anybody. But their quality of work is excellent. They've done a really good job.

I've had First American for several years. Majority of our interactions were positive. I've never had a bad experience. We had a disconnect as far as understanding one another, but once that was cleared up, everything was fine. Some of their technicians are very professional and do their job, while some of them I had to call First American to get them to call me back. One hasn’t finished the work yet. Outside of that, everything’s been positive. I've never had a problem after the work was performed.

My garage door broke. We had them come out and try to repair the garage door opener. One spring was broke but the other one wasn't, so they wouldn't repair it. They told us to order the parts and they’ll send me some money. They sent us a check for $123. My husband repaired the garage part.
I called them today to put an order in for the garage door opener to get fixed, which was the original issue, and now they're saying that I'm excluded because we didn't have somebody come out and do it. When he was on the phone with them, he told them he was going to do it himself so why would he pay somebody else and now they don't want honor my service. I'm so frustrated.
There was another time with my microwave. They told me to order the part, and I put it on. That's what they told me to do. I fussed enough so they sent somebody to do it. For my washing machine they sent somebody out to repair it. He did not repair it, and he left, so it took me three calls to get somebody back out here to fix my repair. Every person in First American I talked to except for this last lady, Katherine, just spin in circles.

I have had First American since I bought my house back in '99. It was on there when it was the sale of the house and I continued it from there. So, I have been with them for a long time, and my experience has been fine. I have submitted claims many times, but some of them took very long. I waited eight weeks on an air conditioner, for example. There were contractors who were not performing, and First American had to bring multiple contractors back to work after other contractors. Overall, there have been challenges and delays in getting things done sometimes, but we are still with them.

First American was recommended by our Realtor. We're new customers and I find them helpful, reassuring, and glad for the service.
We submitted a claim for our HVAC and heating system. It was not blowing air. It took a number of days to get a person to come check it out, and that was okay for us because the weather was mild at that point. But I was a little surprised how many days it took to get someone on site. There was a weekend involved. When the technician came he fixed it well and quickly. It was about 8:00 p.m. which is unusual. However, we were thankful to get it fixed. They were fine and did a good work.

My refrigerator broke - they sent the same company- same guy 5 times from July, 25 through October, 25. The contractor could not fix the problem as it came back within 6 weeks. A different contractor came. Found several things wrong with the refrigerator. Now FAHW wants to send the old contractor/ same tech back to fix the problem they couldn’t fix in 5 visits! FAHW says they have to do that, no other way. Also, the same problem occurred in 2023 and 2024. At least the fix lasted few months instead of few weeks. Very disappointed with their service and explanation of reasoning. I did not pick the contractor FAHW did. They should be able to send another qualified contractor instead of putting me through difficulty of Not having a working refrigerator for 4 & 1/2 months! But FAHW refuses to.

On December 12, 2025, upon contacting A Go for their report, we were informed that you were not available for service and would be contacting them to reschedule at a later date. At this time, we are awaiting confirmation of that update as well as details on when you expect to be available for service.

The contractor was very professional and friendly, and explained everything along the way. My furnace was replaced within a week of initiating the service request, just in time for a cold snap.

I liked that First American could get ahold of the people and are very prompt. They get the work done. For my recent claim, the people that First American assigned took a little while to get back to me. It took a while for them to find the parts for the water heater. It took almost a week before everything was completed. So I was not completely happy with that company. They replaced the part and I had to pay a little more because First American didn't pay for all of it. They said that, partly, parts wasn't included. But overall, First American is fairly good. I like that problems are taken care of and I don't have to pay as much for techs.

He was a complete gentleman; he asked what problem I was having with the dishwasher. I told him every time I turned it on after eight minutes, the bottom would fill with water. I told him that I'd try to repair it. I checked to make sure the garbage disposal was draining, and I disconnected the hose from the garage disposal to see that the hose was blocked but it wasn’t. He was a very knowledgeable professional plumber. He vacuumed the water from inside bottom. He was able to locate a piece of glass in the drain pump that was stopping the dishwasher from draining. I recommend giving him 5 🌟🌟🌟🌟🌟 for his doing a magnificent job; repairing my dishwasher.

I did one recently and a repairman came out in 48 hours. He was good. First American Home Warranty is worth having, and I would recommend it to others.

SCAM!!!! I called for my garage door not working and they denied claim because the specific broken part is NOT listed as an item covered under the warranty. Why do you buy a home warranty if they are going to deny claim based on a specific part. There are 100s of part that makes up a garage door and is going thru the list to review what is covered and what is not covered. Of course, when they are selling you the warranty, they never tell you all the individual parts that are not covered. They just tell you "if your garage door fails, don't worry, we will be there to fix it".

This has not been a good experience for me. My range hood has an issue but because it is not the major function my claim is denied even though the issue is a function of the hood. The customer service has been declining and they don't try to work with you to resolve. They simply deny and it is basically "good riddance." I am a long term customer about to be a former customer!

I've maintained First American Home Warranty since 2011. I'm able to either submit a claim online or I'm able to call, which I prefer doing. Whenever I speak with a person, I don't have a problem at all. I can't recall having an issue with anyone over the years. I would recommend First American Home Warranty highly. They're very responsive. I like how quickly they ensure that a contractor gets with you. When I needed someone quicker, they helped me to get in touch with someone. I live in Mississippi and the air conditioning was out. One can imagine what that's like in July, and the technician was able to take care of the issue in a day.

We call First American when we have an issue and it usually works pretty quickly. But one time, it took a long time when we were waiting for the air conditioner help. It was summertime, and it was very busy, and we had to wait several days. But for my claim this time, it was pretty quick. The only holdup was that the parts did not come in on a Friday. The tech would have fixed it on a Friday if he could have, but he had to wait until Monday to pick up the stuff. There was a delay over the weekend. But again, a hot water tank is not like waiting on an air conditioner in hot weather.
The phone interaction with First American was good. It was quick. We didn't have to wait. They contacted the plumber quickly, and we liked the plumber. He was perfectly nice, and did the job, and did when he said he was going to do it. So, we were pleased with that. It's always a little confusing about what costs are covered and what are not, and he was really helpful to us in explaining what does get covered and what doesn't, and how you can kind of estimate how much out of pocket it's going to be when you have a job done. First American is worth it even though there is a pretty substantial out-of-pocket cost.
We have to be prepared for the fact that there's quite a large out-of-pocket expense. We've come to the conclusion that out-of-pocket expenses come to about half of a big job would be. It's never completely covered. That could probably be stated more clearly in the fine print. I also know that that's part of the game. You try to get people to think that they're really, really covered, and in reality, they're about halfway covered. I understand why and I get that. For us, it's just a balancing of, "Is it worth the yearly cost versus what we get out of it?" We've used First American twice for the air conditioner, once for the washing machine, and once for this water heater. So, on balance, for about 10 years, we've come out at least even.

My ex-wife introduced me to the idea of home warranties and how convenient they are. She was saying that like a warranty on your car, they would help you with certain high dollar items that come up, and it would make things a lot easier getting repairs. It would go through them and they would hire certain professionals to take care of whatever issues you need. Recently, I needed an electrician. I could not figure out what was going on but the electrician that First American Home Warranty sent took care of it quickly and I was shocked how fast he took care of it. It was something I've been fighting with for months.
We live in an area where there are power outages occasionally because of the high winds. We had a power outage over the summer and I don't know exactly when it happened, but in my garage, I couldn't get the outlets to work. The power was on and I could turn the lights on. The garage door opener worked but anything that was plugged into the walls didn't work. I kept trying to troubleshoot the issue. I thought maybe it was something with the circuit breaker. I also thought I had to replace something on the panels. I was playing around with that, looking things up, and trying to figure out what was going on.
Come to find out the power outage blew something on one of the outlets that has a button that you can reuse to reset it and it has a surge protector. The electrician replaced that outlet that had that circuit breaker. As soon as he replaced it, all the other outlets were working in the garage again. He was in and out in probably 20 minutes.
The claims process with First American Home Warranty can use some improvements though especially when you know exactly what the issue is. They keep it going the roundabout way until they finally get to what you need. It was an issue in my garage, but they kept trying to go to different areas with the automated system. I've also disagreed with what they pay and don't pay. But what I can't deny them is it's usually in writing in a little handbook they give you. I was having an issue with my garage door. I called them for that too. But they didn't cover certain things that pertained to the garage door. Apparently, some important part broke and that was why the garage door couldn't open anymore. They had that part specifically that they did not cover. It was the same thing with my AC unit. I'm sure there are certain things they cover and certain things they don't cover, and I get that.
Other than those, having First American home warranty is worthwhile. The garage door opener cost us $1,500 to get that fixed one-time. I thought the electrical was gonna be something similar, but it only cost me the claim fee which is 80 or 100 bucks. That's well worth it versus $1,500.

I've had the worse experiences Sears as a contractor. Every repair takes at least 3-5 trips. Despite providing them the exact details the never are prepped for repair in the 1st or 2nd visit. I had a leak in my fridge and was told it was my filter, I doubted it. I get the filter they recommended, it arrives 2 days later. I replace, fridge still leaks.
New guy comes out. Tells me the same thing and recommends a different filter. I reject and ask him to triage further. Turns out the contact were failing. Now I need to wait another 2 weeks for parts and another visit. Recently I had a washer issue, leak and flow error. Provided exactly what the problem was. Tech arrives and before he even sees the machine he say it's probably the rubber Bellow. He checks and the Bellow had a rip on it... Think he came with a bellow.. NOPE. 5 appointments and cancelations later they are ready to replace.. but wait the flow error was never addressed after I specifically cited both issues. Personally I think they were milking FAHW. FAHW is fine, but you gotta get rid of sears.

They are so accommodating and easy to deal with. Once you make a claim you have all the information you need to call the preferred contact and make the appointment. They have directed to a garage door repairman and an electrician. I was happy with both. My prior home protection was difficult to use. I am glad I switched to AHS.

I am very disappointed that Sears is one of their contractors. This is the second claim (different from a few years ago) that Sears was appointed and didn't show up for the repair. This last time they didn't show up twice. I took two day off work. Fortunately, they assigned a contractor (Allac) who was reliable and prompt.

UPDATED ON 11/6/2025: Now YODA is saying they can’t come out until NEXT TUESDAY. This is ridiculous!!!! Because you already know if they come for the second time, they still won’t be able to fix it. I wish I had called a real appliance company that would have fixed it on day 1. I would greatly appreciate it if you can get them to move my appointment up sooner asap to tomorrow or Saturday or Monday jeesh!. This is exhausting and ridiculous
ORIGINAL REVIEW: My home warranty is about to end next month. I have not used them once. Until now for my washer. It has been excuse after excuse trying to get someone to come out. Their system is down. They’ll have someone call me back. They don’t call me back. Repeat that 10 times. Finally they get someone YODA, to come out and they can’t fix the washer so they said they had to order parts. Which after checking back a few days later they said First American never approved the parts so I’ve been sitting here with wet clothes for nine days and nothing has been done.
I’ve contacted the repair service company 14 times now and they are telling me the same thing. "We are having phone system issues. Our computers are down." Same thing that I keep being told by First home warranty. It’s just ridiculous that you can’t get any help. You’re begging for them to come fix your washer. “Sorry ma’am there’s nothing we can do. Our systems are down”. How convenient for both of them to just keep telling me that. I paid for this extra warranty and they won’t follow through. It’s just ridiculous and I absolutely will NOT Renew my contract and I will tell everybody I know not to use them because this has been soo frustrating, unprofessional, inadequate systems, people, etc. I could’ve already paid to have my washer fixed two weeks ago by someone else. Still sitting here waiting on “scheduling” to call me back. But they won’t. INFURIATING.

Here are the facts: I have been a loyal customer of FAHW for almost 30 years. On October 15, I contacted FAHW for a plumber since we had a leak in a guest bathroom faucet and the plumber came out the next day. On October 17, I received a text message that the plumber wanted $515 to replace the faucet and repair the leak, this after already paying $95 to FAHW for the visit. My warranty covers both pipe leaks AND replacement with a builder's grade faucet. I spent the next two weeks (about 12 hours) on the phone with FAHW but to no avail since they said the charges were for so-called modifications, something, frankly, everything involves and it appeared to me a way in which FAHW would deny most of the contractual coverage.
This was a simple faucet replacement and replacement of the lines with stops. I was assigned a "claims person" who tried to assure me he would "go to bat" for me since, at this point, after two weeks, I wanted a cash out so I could use a local 5 star plumber rather than the plumber who provided the $515 charge (plus the $95 initial fee I paid to FAHW). Bottom line: I was offered a mere pittance of only $65. That was enough, after almost 30 years, to cancel my coverage.
The conclusion? I hired a 5 star plumber who installed an upgraded top brand German faucet I supplied, installed new supply lines, the pull-up stopper, and new shut off valves for half the price I was going to be charged through FAHW's provider. I was extremely disappointed in the way I was treated and the fact that none of the employees (over 1/2 dozen) at FAHW seemed to act as an advocate for me. I even had sent videos of the leak, which again was covered by my warranty, but all to no avail.

According to our records, you placed a claim on October 15, 2025, for a faucet leaking water. Pipe Doctor 247 was dispatched and reported the shutoff valves and faucet were leaking. As a result, we approved replacement of the shutoff valves and faucet including $515.00 in non-covered costs for modifications which are not covered by your home warranty contract. You may refer to Limits of Liability Number Seven.
On October 29, 2025, a cash payment in lieu of replacement was processed. Under the provisions of your home warranty contract, under Limits of Liability Number Fifteen, payment is based on negotiated rates with our suppliers, which may be less than retail.
On November 7, 2025, upon further review, we contacted you advising that we would like to reimburse you for the replacement of the faucet and angle stops completed by your contractor. That same day, you provided the receipt for the faucet and the invoice from your contractor, and reimbursement was submitted for processing in full. Kindly allow 5-7 days for processing and delivery of the check.

I had this company for 7 years and when I finally needed service, they said it was not covered. I put in another claim for a different appliance and again they said it wasn't covered. I had a repair man come to service my appliance and they said it was not what First American Home Warranty said was the issue that it is was a different issue. So I paid someone else to fix it. Cancelation dept said I could dispute it with claims dept but I was done by then. There are plenty of warranty companies that cover everything 100 percent. Forget first home warranty!@@

We have an add on for the pool. Being in AZ the equipment is outside in the brutal sun. The claim was denied because the brittle pipe broke and the reason given was the equipment had been mistreated. It’s from 2009 & finally failed as a result of the environment. If anything, our pool maintenance guy has babied the equipment to last as long as it has. The claim is a valid one.

I heard about First American when I purchased my home, since the coverage was already in place. I’ve been protected with them since 2018. I like that everyone is helpful when answering my questions. I submit my claims online, and the website is easy to navigate.
The contractors send me a text to let me know what day they’re coming, and they show up on time. My experience has been good. I recently filed a couple of claims for my dryer and my toilet because my dryer wasn’t coming on, and everything was taken care of.

We had a different warranty provider and they sucked big time, and my sister recommended First American, so we went with them. We had a plumbing issue in our kitchen, and the repair was timely and professional and we were very pleased. We’re very poor, and it would’ve cost us a hell of a lot more to have a plumber come out and fix it. So it was a good deal.

I was just looking for a home warranty, so I looked up First American online. I’ve been covered with this plan for five years. When I submit a claim, I’m able to talk to a real person, and it’s not hard to reach one. The quality of the contractors is okay, but the only downside is that waiting 24 to 48 hours for someone to come out feels too long. Overall, it’s pretty good, and I would recommend First American to anyone who doesn’t already have a home warranty.

I believe it was 9/24/2025. I called in regards to a malfunctioning refrigerator, the company that was assigned came on the day promised, however I took them 5 visits a total of 25 days to get it fix, according to the contractor, it was ordering parts why it took long, and they were order by First American.

I moved here 10 years ago and was having a lot of issues with the other insurance I had. The gentleman I bought the house from had First American, so I just kept it after I bought the house.
It depends mostly on the contractor they send to me. I’ve got three air conditioners and had probably six different contractors come. Some of them were pretty good.
This last one last week took 30 minutes to fix it. They came when they said they would and had no problems. But with the other contractors, even if I kept telling the warranty that the technicians don’t know what they’re doing, they still won’t send another technician out.
I had issues with the other two repairs and ended up spending a lot of money. We were changing out a different valve in each one, which cost me over $1,000. So, I’m glad that these units are still working.

I am writing this complaint due to repeated, systemic negligence and dishonest practices by First American Home Warranty. My experience has been nothing short of appalling. Their escalation process is a farce — merely a scripted loop designed to frustrate customers. Representatives are rude, dismissive, and uninformed, and supervisors offer false, misleading statements instead of help. After dozens of calls and hours wasted, I can confidently say this company has no functional customer service structure.
The contractors they send are dangerously unqualified. For my water heater claim, I was sent a technician who clearly had no knowledge of local codes or even the basics of safe installation. The job was botched and the claim denied. For my HVAC issue, another contractor arrived who was unprofessional, unprepared, and unfit to perform the work. That claim was denied too — again, with no valid reason. First American Home Warranty appears to operate by collecting premiums and denying legitimate claims, while hiding behind vague contract language and unaccountable third-party vendors. Their conduct demonstrates a clear pattern of consumer abuse and deceptive business practices.
I am requesting: A formal investigation into their vendor vetting, escalation policies, and denial procedures. Intervention to hold this company accountable for widespread consumer harm. This company should not be allowed to continue misleading and mistreating customers. Their actions are unethical, deceptive, and exploitative — and their business model seems deliberately designed to fail the very customers they promise to protect. The photos posted are of the water heater, which is out of code, which the contractor did not even see, and the claim was denied. There was leaking from the HVAC at the secondary pipe area through the roof and dripping down in front of the home. The claim was denied, stating the outdoor unit was on top of the garage.

First American has always been very prompt. My only concern would be with their app. It’s not exactly user-friendly. Their categories are not broad enough, they’re very specific. If that’s not your problem, you’re screwed. You just gotta hang up and call back in and go through the call system. I wish it was easier to get to a person. But we’ve always had good service from their contractors and we've been pleased.

When I bought my house, the owners had bought a one-year warranty with First American and I just kept renewing it. I've had good service with them. I've filed a claim several times and they get back with me real quick. Actually, they replaced my hot water heater.
They sent a repairman out and he worked on it. He thought he had it fixed, but it wasn’t. When I called him back, he came out and said he was going to replace it. Once they got it in, he came right on out and put it in. I paid $95 for the co-pay. The people they’ve sent out have all been very professional and their online service is easy to use. However, they keep going up every year. When I first started, the co-pay was 60, and now, it’s up to 95.

I’ve been with First American for six years. And so, they’ve been good about assigning me to people and companies. Most of the companies have been good, and some have been really good. There were also a couple of companies that I really wasn’t happy with, and I don’t wanna use them anymore, and they’re okay with that. And when you put a request in, they have 24 to 48 hours to respond to you, but there are certain things that need a faster response. So, all in all, they’ve been okay, or I would not have stayed with them.
I have duplexes, so I actually have five different families covered. But if it’s a duplex, all that ever comes up is one side. So, if it’s 471-473, if I call in, they can’t find 473. I have to put everything under 471. Or the duplex I live in is 493-495, but it all goes under 493. And I’ve had the same cell number for more than six years, but any time I call, they always say that they can’t find my number. It doesn’t register with my number when I call in. And I don’t know why it doesn’t. But I eventually get to talk to somebody.

My wife actually found First American. She went through all the different home warranty providers and chose them because it was the better service for the price.
The contractor immediately reaches out, and no more than a day or two before a technician comes to service the item. They’ve always been excellent as far as their work and their treatment of the customer.
My recent claim was with my air conditioner. The technician replaced an item that had gone bad. They already had the part with them. Now, it’s functioning the way it’s supposed to.
Overall, First American is worth the monthly rate that we pay. The house is probably 20 years old, and they’ve replaced quite a lot of items that have gone bad.

First American accidentally canceled a service request that I had ordered so I had to reschedule that. But they made it right. Whenever they’ve made a mistake, they’ve credited me the $95 to use on a future claim. I like that they at least acquiesced to give me a credit when they drop the ball and don’t do something right or in a timely manner. However, their prices have gone up from $85 to $95.
I usually call them to submit a claim. It can also be done automated, where I add my credit card info over the phone, and then it’s submitted. These days, it annoys a lot of people, myself included, not being able to speak with a human all the time. To get a contractor out takes a few days. I call this week, and it’s usually the next week that they come out. It definitely takes five days on average, but the contractors have been helpful.
First American can improve on getting somebody who can help you immediately and could quickly resolve the situation. I usually get a representative who has no authority and sounds like they’re from overseas. It’s been challenging trying to argue for quicker service. I waited five days, even after explaining that I have a special needs son who soils himself daily and that I need the washing machine working because I’m constantly doing laundry. They still wouldn’t make an exception. There was not a crisis situation that they would give allowance for. I wish First American could do better at assessing situations individually and allowing for exceptions.

I placed a service request for my AC cooling system and they started on July 1st. The result turned out that I need to replace the new one. So on and off checking and waiting and waiting. There is nothing going on at all accept to wait for the equipment. It has been more than 3 months for this problem. I'm not happy at all and very disappointed this time. I had the water heater serviced and it took 3 weeks for them but this time it takes 3 months and still going on and waiting more 😨😱. They told me to buy the AC to use while waiting and they will reimburse $150 only. I have 3 rooms and each cost around $220 and I can not buy them but waiting to get fix/replace. Not recommend to anyone to choose this company....

They're pretty good. They respond quickly and are always pretty nice on the phone. I have had a not so pleasant experience trying to replace an oven but I opted for the cash out and issue was resolved- they were offering a non comparable replacement. My only complaint is they don't cover secondary damage - for instance if a pipe is leaking in the wall they will fix the pipe and the rest is on you. So you'd be stuck with a big hole in the wall. My last home warranty company covered both. I've contemplated switching back for this reason. It's less hassle for me.

This is your typical scam Home warranty company. I bought a house in July, made a claim in September for a water leak. I was without water for 8 days while waiting for the plumber First American HW sent; who was terrible and rude. He just assumed it was in yard because he didn't see it by the toilets and couldn't test because he couldn't find the house shut off valve. Then reported it to First American Home Warranty so they denied the claim. Which btw you do not get your $100 claim fee back.
I spoke to a lady at First American Warranty who told me my only option was to hire another plumber to come inspect it, fix it then be reimbursed. So I called another plumber, he inspected it, found the value to shut off the water, tested it was in the house. I called again after he inspected it and sent the report to FAHW. Waited 3 more days for FAHW to review it and send another plumber, so at that point it was 2 weeks without water for me and my family and now having hotel cost I had no choice but to pay this other plumber to fix it. Then I called again to see when I would get reimbursement, they now tell me it wasn't reimbursable because it hadn't been approved yet, All I kept hearing was it was still under review. So you are telling me I have to wait two weeks for you to review something while I am without water? What kind of service is this? I feel completely scammed by this company.
First American would like to send our sincerest apology for any inconvenience this may have caused. The consumer placed a plumbing claim on October 2, 2025, for a reported water leak. Relentless Home Services was dispatched and found no plumbing failure within the home, noting the issue appeared to be in the yard with no accessible shutoff for testing. The claim was denied, as the findings related to landscape drain lines, which are not covered under the contract.
The consumer later submitted an invoice from their hired contractor and requested reimbursement. First American has requested additional documentation to complete the review.

We had First American look at our oven because heat was coming out of it and at our hot water heater which was not getting any hot water due to the pilot light. The technician came and fixed them for us. Everything was fine.

I had a guy come out because I’m not getting heat into my bedroom in the back. It’s been that way since I moved in. Nothing’s coming through the duct. The guy that came out looked at it and said that my unit was too small for the house, which is absolutely false. I disagree with his diagnosis. The whole rest of the house is freezing cold when the air conditioner’s on. I’ve looked at it myself, squeezed back the rest of the vents to try to get more air. There must be something wrong. Maybe the flapper is not working correctly. It seemed the guy didn’t want to do anything. Other than that, I had another guy come out before for my dishwasher, and that went fine. Overall, I’m happy with First American.

We’ve had First American for six years. We do our claims online. Unless it’s a big claim, it’s pretty easy. When it’s a big claim, it’s a little problematical. The contractors have been pretty good. The most recent claim was something with the pool, and it has been functioning fine.
The service usually works, which is what we like. What we don’t like is that often they don’t have vendors and we have to go and do it ourselves and then put a bill in. Finding a vendor depends on the time of the year and what the service is. But I would recommend anyone I know to give First American a try.

My family has First American, so I went with them. I’ve had them for a couple of years. I’m still waiting for a repair on the water. They gotta come back ‘cause there's still a leak. It’s been closer to three weeks altogether. They’re not coming out until Monday, so there go four more days.
The price for the warranty is a little expensive. It's 100 bucks. I just paid $2,700 for the plumbers ‘cause that wasn’t covered. I thought the out of my pocket was kind of high.

I got a one year First American Home Warranty plan included when I bought my home. Having no warranty at all would have been a drastic improvement. For the issues we called them for, they would send someone out several times (with a $50 fee each visit) to eventually say that it wasn't covered for one reason or another. Out of everything I called them for, they were unable to fix a single issue, and I paid them hundreds of dollars for what was supposed to be "included" in the house.
It's been over six years since the warranty was over, and I'm STILL getting mail from them. All with big scary red text about how my warranty has LAPSED and I am IN DANGER. They disguise these mails as legitimate mail that I would need to read urgently. Today I got one from "Card Activation Department" that said "TIME SENSITIVE OPEN IMMEDIATELY" and previously I've gotten ones saying that a mortgage payment has been missed, with the paper inside colored pink.

I am disappointed the monthly rate is up to 139 and the copay is up to 85, but I am pleased overall with FAHW. I was not pleased that the soap dispenser was not covered on my washer. In spite of this, if I have a home warranty at all, it will be with FAHW. I would not consider any other company. I have heard horror stories about other companies. They have replaced enough major item that it has been a financial plus for me every one of the 15 years I have had FAHW.

First American Home Warranty response time is ok. I have a garage door opener that has been worked on three times. The first two times I was told that the 30 day response time was not covered. I had to pay a deposit both times and the power went out again. I refuse to pay another deposit for the same issue.

I have had occasion to use my warranty for 3 repairs in the past year - for problems with my air conditioner, my washing machine, and a leak under my kitchen sink. I was very pleased with the initial response it was very timely. After that, I had a very difficult time connecting with the company. I understand it was a weekend, but they advertise 24 hour service. Once we reconnected (3 days later and with help from First American) the workers were pleasant, productive and cleaned up after their work.

We got First American when we purchased our home, and we just continued it from there. I only had one problem with them when they couldn’t get anybody to fix our air conditioner. I had Home Pest Shield and I used to moan about how they took a long time to get out there. They didn’t always get done the first time. So my wife told me to use First American and they were really good. They came out a week ago for a repair and that experience went well. Two years ago, it wasn’t so good. On September 30, 2025, Tuesday, I contacted First American Home Warranty (FAHW) because a technician visited my residence to repair a dryer. During the service, the technician relocated the adjacent washing machine to access the dryer. After the technician departed, I completed a laundry cycle and placed clothes in the dryer, but the washing machine ceased to function. It appears that the relocation caused damage to the washing machine. I notified FAHW and the service company about this situation. The service company was courteous and attempted to arrange for the technician's return to my residence. However, the FAHW representative exhibited dishonesty and rudeness during our conversation. The representative refused to facilitate a conversation with a supervisor until later in our discussion.
I requested that the representative contact the service company to speak with the technician and arrange for his return to repair the washing machine. Although the representative claimed to have contacted the company, when I inquired about the outcome, the representative failed to provide a direct response. Instead, the representative stated that the company claimed the technician denied touching the washing machine, which I believe was inaccurate. The representative informed me that I would need to pay an additional $125 for a technician to revisit my residence. I requested to speak with a supervisor, who was courteous, but I am still awaiting a response, which may take up to 24 hours. Notably, I discovered through the service company that FAHW never contacted them regarding this issue, indicating that the FAHW representative was dishonest. I am perplexed by the behavior of FAHW's staff, who fabricated information and displayed disrespect.

I was with another company, and I was not pleased with that company. They were supposed to be the number one company, but they had denied three claims, which should have been filled. I went on the internet, found some reviews for First American, and I called them. And I've been a customer for a long time. I'm pleased with the service that I have gotten.
I have been more satisfied with them than I was with the previous company. I have not had a claim that I was not satisfied with what they did. There was a time the contractor had to come back out. It was not on First American’s part. It was on the contractor's part. It was something that the contractor failed to do. And I asked that that contractor not be sent back, and they honored that, and sent another contractor. I was pleased with that.
Overall, the quality of service by the contractors has been wonderful. The one problem I do have is sometimes I cannot understand the representatives. There's a language barrier. I have to keep saying, "Will you repeat?" So, being a seasoned person, that kinda annoys me.

I was able to purchase 100% gas coverage through First American Home Warranty. I've been with the company for about six months, and I've had to file two claims, and the experience was wonderful. The first claim was for a water heater. Our house is 20 years old, and we've never replaced it. The company that they got was very prompt. The gentleman came out, he looked, and then he said we needed to replace it, which I knew we did because it was leaking. He said, "I'll call up the warranty company and tell them that we don't have it in stock." He said the warranty companies keep these things in a warehouse somewhere. He had to tell them that so that way, it'd bypass that going back and forth because we had no hot water. He did all that, and then First American called us up and said our water heater would be here the next day.
The young gentleman was excellent. He was very courteous, had the thing done, and we had the hot water the next day. I was expecting at least a week to 10 days, and it was done the next day. Overall, First American's customer service was the best I've ever seen. I've already recommended the company twice, and we've got another house and I'm getting ready to take the warranty out on it, too.

It's easy to submit claims with First American. I usually call in and the customer service is good. I have no complaints about that. However, I would like the flexibility to choose my own contractor. If I feel that I had an issue with one of them previously, I should be able to choose my own after that. I had two issues with two contractors and that got resolved last year, then there's another contractor this year with Sears where they took a month. They kept rescheduling and rescheduling 'cause they didn't have enough technicians. It prolonged things and I had to go outside to find somebody else to do the work. I had to pay for it, but First American reimbursed me. Overall, the service is great and I'll recommend it.

I originally got this plan by a real estate deal. It has been good for the most part. The reason I am shopping around right now for a different company is the fact that their service people for appliances is horrible! I have had so many issues with them and they just keep sending out the same horrible company! I am not alone in this, I have other friends with this same issue. Also as of now their renewal cost is off the hook expensive! My last call just a few days ago was to let them know the horrible appliance repair person, when he was last here did not hook the vent back to the dryer. I had a humid house and lint all over the back! They told me to call them, they gave me the number and is disconnected. I called them back and they put me on hold then hung up on me. I've never heard a word back from them!

Updated on 10/07/2025: Nothing has improved with my experience. First American Home Warranty writes a public reply on your website saying they have authorized a replacement for my range/oven since replacement parts are not available. This is false! I have just received an email from them saying they are reviewing the contractor’s findings. It goes on and has the contractor as “Sears Repair.” Sears Repair does not service my area so I am unsure how FAHW can get a review of the range/oven findings when they never came out and they don’t even service my area.from. This is just another example of the complete incompetence of their system and employees.
I am now in the 4th month since I requested the repair of my range/oven and I am still getting the Big Run Around from them. This is just another example of how your FAHW tells you one thing and then does something totally different. It is apparent they do honor their contract with consumers. I will now put a review on the Better Business Bureau website so hopefully other consumers will not have to go through the aggravation and frustration I have experienced with FAHW.
Original Review: I had my premium policy with First American (FAHW) for almost 2 years prior to filing a claim. Both the ice maker in the refrigerator and the thermostat in the oven weren’t working and I filed the claims on July 7, 2025. (FAHW)) assigned a company to come out, and after days of not hearing from the repair company I called them. They said they told FAHW they did not service my area. FAHW never called let me know so I called them and they said I would have to do outside reimburse, i.e., I needed to find a repair company who would diagnose the problems within a specific dollar amount.
The repair company I had came out was able to address the ice maker problem, but there parts no longer made or available to fix my expensive Thermador 48” dual fuel oven range. The first customer service representative said he would give it to the department that would offer me a similar range and if I didn’t want it they would pay me the $7,500 buyout as specified in my contract. I didn’t hear anything for a week and called back to their claims department. The representative I said he was going to escalate my claim since it was going on three weeks with no resolution. No one ever called so I called the next week and I was told they were going to do a National wide search for the part, and this was the first I heard they could use a refurbished or reconditioned part. We are now going into the 2nd month.
I got a called they had found a part and it would arrive soon. I informed the representative if they mailed the part it would need to go to my PO Box as the town I live in doesn’t do home delivery, however the part could be sent to the physical address using UPS or FedEx. The parts company shipped to the physical address and the part was returned to them. The third week of August I called FAHW and they were able to get the parts company to ship the part using FedEx. The part arrived August 28th, and the thermostat probe was bent and had black crude all over it and what looked like rust. The part was not even cleaned let alone refurbished or reconditioned! I contacted FAHW and they said they would get the information to the correct department.
After another weeks of not hearing back I called again and the recording said my claim was closed! I then spoke to a representative and a supervisor who was able to get my issue to the return department. The return department asked to send photos of the shipping label, shipping box and the damaged probe. It is not almost the 4 month of not getting a resolution, and I have made numerous phone calls to FAHW and often times speaking to supervisors. One Supervisor, Arthur, promised to escalate my claim to upper management because my claim had been going on for so long, and he said I would hear so within 2 days. A week later I called back and the recording said I had an appointment with the repair company that doesn’t service my area. I then spoke with a claims representative and asked to speak with Arthur, and I gave him the extension Arthur gave me.
The representative came back and said it was not a valid extension and there was no supervisor named Arthur. I then asked to speak with another supervisor. I was transferred to Oscar Crus, who said he was going to assign my claim to a “Claim Owner.” I have never heard of a Claim Owner, but he said he/she would work closely with me and deal with the various departments to get the claim resolved. I asked when would I heard from her and I was told within a day or two. Since the last “supervisor “ I spoke to didn’t give me a real name or extension I asked asked Oscar to email so I would be able to contact him if I didn’t hear from the claim owner.
It has been a week and I have not heard from anyone at FAHW so I emailed Oscar asking for the status of my claim. The email came back with a “failure notice - unable to deliver your message to that address.” I am beyond frustrated. It is apparent that FAHW doesn’t want to honor their contract and the claims representatives and supervisors say whatever it takes to get you off the phone, and then they don’t follow through. In 10 days it will be 4 months since I first filed the claim and it looks like the only way I will get a resolution is by filing a lawsuit! I suggest you ask for the name of each person you speak with at FAHW and document the conversation.

Updated on 09/23/2025: First American responded publicly that my claim had been “escalated” and that they “look forward to having this resolved.” Unfortunately, this has not matched my actual experience. My claim for a failed evaporator coil (covered under my Premium Plan) was denied based on an alleged “pre-existing condition” and even a verbal “14-month inspection” requirement that does not appear anywhere in the written contract.
I submitted invoices proving the system was serviced and operating, yet First American has not provided inspection notes, photos, or any documentation to justify the denial. Instead, I was told to chase the vendor for paperwork — shifting the burden to me as the customer. Simply posting that a case is “escalated” is not the same as resolving it. What consumers deserve is a warranty company that honors written coverage, provides transparency in its decisions, and treats customers fairly when legitimate claims are made.
Original Review: I filed a claim with First American Home Warranty for failure of an evaporator coil. The claim was denied as “pre-existing,” despite the contract expressly covering evaporator coils, normal wear and tear, and unknown defects. First American admitted it has no inspection report, photos, or technician notes to support its denial and directed me to contact their contractor (Air Design A/C & Heating), who is unreachable. My policy has no inspection requirement before coverage, and their denial conflicts with the contract. This shows unfair claims handling and bad faith.

Updated on 11/02/2025: Finally had Charise (**) from First American call me last week acknowledging she had received an email from my daughter authorizing me to act on her behalf. My daughter gave up and cancelled her contract after 6 months of trying to get her icemaker fixed. Charise's solution, after over a half dozen no-shows and failed attempts by her 'technicians', is for us to find a repairman on our own, pay them out of pocket to fix it, and then submit the receipts to her for approval based on their fee schedule.
She admitted FAHW has never refunded a customer's contract premiums for non-performance (despite their TV commercials saying the opposite) and claims their contract gives them the right for indefinite attempts to fix it. She also claims she is the final say at FAHW which kind of explains why their website lists neither a CEO or President like most legitimate companies do. READ ALL REVIEWS - Specifically, click on the one star reviews which number almost half the number of positive reviews.
Original Review: Absolute worst repair service company to do business with. Have had at least 8 cancelled or completed service calls to repair a refrigerator icemaker- still doesn't work. Twice the company has confirmed Saturday service calls (between 8-5) only to not show or call. Have had similar unkept appointments with no shows resulting in missed work during the week. Last icemaker replaced 9/6/25 worked twice and then quit. TV advertises they will repair, replace, or give you your money back- no questions asked. Tried to get my money back after last failure and they refused saying they would have to send a tech out again to diagnose- don't have the time nor money for anymore of that crap. Advertisements claim unlimited service calls- that's because they can't get it right the first time.

My experience with this company has not been favorable at all. The company has outsourced their customer service to an offshore call center. It's difficult to get in touch with someone and when you do, it's "I tried contacting the contractor but they are not responding or closed". This is not the case because I was able to contact the contractor assigned to the claim and was advised that they are waiting on approval from the home warranty company. The customer service is horrible. I have been without a refrigerator for over a month and all I get is the runaround. I put in a claim for the food lost from the refrigerator and freezer and was told that the plan does not cover spoilage. It's been 2 months. So disappointed. Do your research - Yelp gives them 1 star out of 2,200 reviews. What does that tell you. Take your business elsewhere!!!!
First American Home Warranty (First American) apologizes for the delays and inconveniences the consumer has experienced with their refrigerator claim. First American's records indicate the claim was placed on July 24, 2025, and was dispatched to independent contractor Electrolux Consumer Products. The contractor was unable to service the brand of refrigerator the consumer has, so the claim was transferred to independent contractor Axis Appliance who diagnosed the unit having a failed compressor. First American authorized the replacement of the compressor. On September 6, 2025, the consumer contacted First American and advised the issues had not been resolved. First American contacted Axis Appliance and requested they provide further diagnosis of the unit. Due to ongoing delays and the unit not holding repairs First American authorized the replacement of the refrigerator. The consumer was sent a replacement offer and it is currently pending the consumer's decision. First American appreciates the consumer's patience in this matter and will continue to follow up throughout the replacement process.

Alfredo of Viking Air, serviced our HVAC Unit and got it working again. The air exchanger was in a tight spot but he managed to complete the ticket. They are prompt reliable and knowledgeable. The local appliance repair company was excellent, they came to the house within 24 hours of request, diagnosed in 20 minutes & ordered the part. A month or two after I purchased this home warranty my air conditioning unit went out, just stopped working. We called a local contractor who told us our air conditioner was dead and a week later they gave us an estimate for a new one. Although I was embarrassed to call First American, because I had just purchased the contract, this company didn’t even flinch. They were super nice. They sent someone out right away. He was on my roof less than 10 minutes and came down with two burnt out fuses and had my air conditioner running. He quoted a reduced price for us to replace an external controller box which was allowing water to get into it. In the end, first American paid for that box as well. My brother is a plumber in another state and he said this is by far the best home warranty available. They take good care of their customers. Thank you first American!

First American Home Warranty makes things easy for me. I'm new to the area as well as to owning the home, so I don't know what's gonna happen. It's nice to be able to just call somebody, not just because of the coverage, but also the home warranty company knowing the contractor since I don't necessarily know an electrician, a plumber or an HVAC service provider. The service has been good. The last time though, we had two different issues with two different appliance. I put in a claim for them and we were assigned two different technicians. I tried to call to have just one technician so they could do both of the appliances, but once it's assigned, they can't do that. It seems silly.

First American Home Warranty was the first one I found the first time I heard about home warranties. I signed up and I've been with them seven years already. It's too expensive, but when I submit claims by phone, the reps are good. I've also accessed their website once or twice and it's easy to use. First American provides good coverage, but because of the third party suppliers they hire, it take a long time to get things repaired. Some forget to call us back. Others wait for the approval on whatever part is missing. Also the other ones have the excuse that they don't have personnel. They get it done at the end, but right now, I've already been waiting three weeks for a garbage disposal.

First American Home Warranty was the first company that I had heard of and it was from a neighbor. I reached out over the phone and the conversation was easy. I've had the home warranty for about four years now and it's been easy to submit claims as well. I usually do it by phone, but sometimes I do it online, and turnaround time, usually, is about two days. All the people First American sent out were local, kind, very respectful and knew what they were doing. They were experienced, and a couple of times, First American has had to replace things. The turnaround time when they replaced the dryer was about a week. They've also replaced my oven. It was good and I’ve had no problems. All in all, getting First American is well worth the money. It would pay for itself in one use.

It's been about 15 years since I signed up with First American Home Warranty. In terms of service, rarely do I need them, thank God, but when I do, I just call them up. Generally, I will speak with them on the phone and provide them with the information required, then they'll dispatch the particular skill set that I need for my problem. I had a claim last month with my garage where I called them up, then for the claim prior to that, I called for something with the kitchen stove. The limited interaction that the reps have had with me has been fine. It's been something that I've expected, and I've not received any type of disrespectful conversation.
I’d tell people they'd have a favorable experience if they were contemplating getting some coverage for their homes, and since First American is the one that I use, I would also make a recommendation with them for my current area. Since I'm only dealing with them, I'm not aware of the price with other companies. However, it's not a matter of just cost. It's also a matter of the service and our interactions. Those play a factor in which company I would select as well.

We had First American Home Warranty send a person out to do our keys and he came out quick. It was a simple issue, but he did a fine job right away and fixed it. I was pleased with that, but I was a little surprised with the cost. We had to pay $100 for the deductible.

The technician took one look at my dishwasher and knew what was wrong with it. He said it was just a matter of getting two parts. They said they would order those and be in touch. They left, and I didn't hear anything for a month. When I finally chased down somebody at First American, I was told they sent me an email saying that they denied my claim. That would have been nice to know, so I could buy myself a new dishwasher. I finally chased down an email that had gotten stuck in my spam folder, but a follow-up phone call would have been very appreciated. It was a disappointing experience with First American.
At about the same time that my dishwasher broke down, I needed to have work done on my air conditioning unit because it had a very noisy fan, which is covered under my home warranty. I called, made an appointment, and we had somebody come out and look at it about a week after the 4th. He said all that needed to be done was to order the parts. It became another case of after almost a month had gone by, and I'm listening to my air conditioner slowly get worse and worse. All of a sudden, it stopped working. It was the hottest week we've had. I got in touch with First American and told them I haven't heard anything from the repair person for my air conditioning. And it's been a month. They told me to get in touch with the repair person. And I did. I believe they totally forgot about us because it was another week before the part came in.
I've been a customer for several years now and I've had excellent service from First American in the past. When other appliances had problems, they either had somebody fix it right up or, in the case of my washing machine, replace it. I had a new washing machine within a week. It's just that this summer was not what I usually expect.

First American’s customer service is right on. As soon as they answer the phone, they get right on the problem. Setting up a request is very easy, and the company they assign calls me right away and sets up an appointment. My experience with First American is good and the price is comparable to other companies.

Don't waste your time or money. This does not honor their warranties. They will lie to you and tell you to do things that you shouldn't have to do. Customer Service is not helpful. They will just keep making the situation worse. Trust me this is not who you want to be your go to if something goes wrong. Quick to take not good at giving and doing what right! Ps try getting to the owner or president or even a resolution department! Ha.... Don't bother.

I've been a customer for a few years. For the last 2 the service has dropped dramatically. I've been reaching out by phone and by mail. I feel that they have been "ghosting" me. I just called to make sure my renewal for next year is canceled. I would not recommend them.

It is a necessity to have a warranty. It has saved us a lot of money on appliances and repairs. My only issue is the time it takes to get serviced. It often takes weeks to get things repaired. And even longer if replacements are needed. Right now our A/C has been out for a week (waiting on parts) and we don’t know when it will be repaired.
