I insured my property with First American just in case anything major went wrong and I usually have a positive experience when submitting a claim. Their claims representatives were always good. It takes them within a week to send a contractor out, depending on the urgency of the need. The warranty always paid for itself, almost every year.
Hi Patty. We appreciate you taking the time to provide us with your feedback. Thank you for choosing First American.

The home warranty I purchased said they would replace or repair any of the covered appliances in my home. That included my hot water tank. If something broke they would repair or replace for $75.00. When my hot water tank started to leak I contacted them. They sent a company out and the quote was $1,800 out of MY POCKET.
I called and they said that they could send me $400 and I could fix it myself. That doesn't even cover the cost of a new tank, let alone to have it installed. The contractor said they had to replace "everything", all the plumbing that comes out of the wall, the vent, even the stand it's sitting on. The warranty apparently only covers the tank and sitting the tank on the stand...nothing else. I did some research and Lowe's quoted me $1,100 and that includes the tank, labor, parts, delivery, permits, and they will haul away the old tank. It sounds to me like the contractor they hired and FAHW are both crooked. Don't do it.
Hello Barb,
We apologize for any inconvenience you may have experienced during the handling of your claim. Our records indicate you accepted the cash payment in lieu of the replacement to your water heater. The check was mailed out on February 19, 2019. At this time, your claim is considered closed.
Thank you.

First American has been very quick to send out any type of help that we need. I call the same lady who's super sweet and always on top of getting us help. I've had to call her on two different issues. We were having issues about our water heater, but we figured out it was something else. And they got that all fixed within just a couple days. Our pool pump was also having issues. The technicians that were sent out have been really nice and helpful. They've done really good work too.
Hi Allison. We appreciate you taking the time to provide us with your feedback. Thank you for choosing First American!

I telephoned today to follow up about a request to receive service for a broken dryer. I was told verbally that my request was denied because I had an unpaid service fee. The company promised to reimburse me for the service fee I paid when no one came to service my washer and dryer. The company scheduled several visits with Sears. AFTER several no shows, I was asked to pay one additional time and told I would be reimbursed. I paid as requested. No reimbursement. I continue to pay the monthly contract fee for the warranty but I am unable to get my dryer serviced. Every request takes months to resolve and the customer service agents are unprofessional. Today, February 7th, the agent yelled at me and even hung up/disconnected the call when I asked her to refrain from treating me in such a way. I am sadden by the misconduct. My call was placed at approximately 5:15 in the evening. This behavior is unacceptable.
Hi Cossatta. We apologize for any inconvenience you may have experienced. Our records indicate that the service call fee was addressed and you are able to place a claim for your clothes washer and dryer.

I have been using First American Home Warranty for almost a year and we've been happy with them. Submitting a claim was really easy. I just call them and the guy they sent out came the same day. He was great, and he ended up replacing the unit, so I got a brand new washer. Although it took a couple of weeks to get the unit replaced, that was because we were out of town. So far, we've only had one claim and First American dealt with it quickly, and they were very professional. As long as they’ll let us stay there, we plan on staying there.
Thank you Karen for providing us with your review. We look forward to servicing you in the future.

Two weeks ago we contacted First American in regards to fixing our dryer and it was on a Sunday. We set it up online and got a confirmation email that Sears would be out at our home Monday between 10-2. I took the day off and Sears did not come. I called back into First American to tell them Sears never came. They contacted Sears and Sears stated that they supposedly came to my house but no one answered (completely false. I was at the door). First American then said the next appointment I can get is Friday between 8-12. I questioned them as to why I would be penalized since Sears never came and I was at home. They had no answers.
So I had the day off on Friday and I again waited all morning for Sears to come and fix my dryer. I thought something was funny because it was 11:30 and no one was at my property. I then gave First American a call to see why Sears didn’t show up in the time span they have given me. First American contacted Sears and they said I was still on for the appointment but the contractor was running late and not picking up the phone. I was informed to call back in an hour if Sears didn’t come. Well guess what? Sears never came.
I called First American and spoke to a customer service rep and she stated that I never had an appointment. I was so confused because it didn’t make any sense. One rep said I was on for my appointment and the other said I never had an appointment. I personally called Sears and they said my appointment was cancelled but couldnt state who cancelled my appointment. I was so frustrated with the entire process I didn’t know what to do. First American then stated that they would have to set me up with a different contractor due to no one coming to my property for a week.
Four days went by and no one contacted me. My husband called First American yesterday and the customer service rep said I would have an appointment the following Monday with General Electric but they couldn’t give me a time for the appointment. I told my husband to give General Electric a call today to see if we were in their schedule and when we called them they were unaware of us needing any appointment and this is due to having any information on us. We contacted First American again and finally got a real appointment set up and confirmed it with General Electric. There is a complete lack of communication and customer service. They have not tried to reach out or resolve the issues that have gone on. I have been with them for many years but this is no way to treat their customers. I believe I will be cancelling and not recommending them to anyone.

I had this guys as my home warranty company for a few years - they kept renewing my contract without notice. Almost every vendor that came out was dishonest and not rated very highly anywhere else. The final issue was my AC unit. After them continuing to deny the claim I had to escalate it to someone for approval. After my tenant being without AC for days in Arizona they finally had a contractor come out. This contractor was rude, left debris, and failed to fully complete the job - they left a hole on the roof where the transition goes. Once we caught this, had it confirmed with another company their vendor refused to make the issue right and First AM failed to make it right as well. I wouldn't let them send a vendor to my house ever again, it makes me question all of the warranty work that was ever done on the house.

The beginning of December 2018 we started having problems with our heater. It was the first time using our heater for the winter months as we had just moved into our house in June. We contacted our home warranty company First American and stated that our heater would turn on and about 2-3 min later would shut off automatically without ever warming up the house. They notified us that they would get a repair company to look at it. A few days later the repair company sent to us was Platinum Repair. The technician that looked at it said there was nothing wrong with the heater that it was the filter and that it was dirty and needed to be replaced. He messed with a few things and the heater came on and we were good for three days.
The heater then started doing the same thing again. I called First American again and filed another claim stating we were having the same problem. They again sent out the same repair company Platinum Repair. In the meantime while we waited for Platinum Repair to come because it was going to be a few days we decided to get a second opinion on our own and have a heater company come look at our equipment. Nothing was touched and our second opinion said we needed a new control board that it had a short and was going out.
A few days later the technician from Platinum Repair came and looked at the heater again and said it is working there is nothing wrong with it and then it shut off on him. Once he said there was nothing wrong with it I should of went with my gut and said these people don't know what the hell they are doing. Against my better judgment I gave them the chance and he continued to look into it and finally stated we needed a new board and valve that he would order the parts that it could take a few days that was on towards the end of December.
It is now January 2nd and we still have not received a call about the parts so I took it upon myself to call them. They stated they got the parts in on the 29th but because of the holidays they were going to call me on the 4th. THE 4th WHY WAIT A WHOLE WEEK!!! The following week a technician comes out which it was not the same technician that came out and stated the problem was the board and valve and ordered the parts it was a new one. While being there he replaced just the valve and turned on the heater and left. I was not home at the time with this technician as I had to work I had already missed time for this so my family member was there. She called me after the technician left and said he only replaced one part not both and stated that it seemed to working okay so far.
I called Platinum Repair right away and explained the issue of having two parts ordered per there technician and only one part being replaced and the representative stated "the heater is working isn't it? So what’s the problem." I proceeded to explain the problem was two parts were ordered and only one being the valve was replaced. She again said "it's working I don't see why you are complaining, call us if it is not working". I immediately called First American and notified them of the issue and the person I had talked to said no both parts needed to be replaced that he would contact Platinum Repair.
Later that same night my family of 8, ranging in age of kids from 16 mths to 13yrs old were all asleep. I heard a loud bang which I thought might of been the baby climbing out of the crib or one of the kids falling off the top bunk and proceeded to go down the hallway to check when our furnace door flew open with a big ball of smoke. I yelled for my husband who immediately turned off the thermostat for the heater.
I called First American that next morning explaining what happened and that all the pressure caused the door to fly open and cracked the framing a little right above the door which is right by the baby and my youngest child's bedroom. They responded they would get the technician back out there immediately. Suddenly Platinum Repairs schedule was wide open and they were able to come right away. The same technician that came and replaced just the valve looked at the heater and said it is no good, we would need a new one and also took pictures of the door frame and the crack.
We are now in February and I get contacted by First American that they are replacing the heater but we would have to pay $2100 out of pocket to the repair company for the modifications. I explained we should not have to pay a dime for if this was repaired correctly the first time it would not have had this problem and that we had notified them of each time what the technician did and didn't do and how unprofessional the people are that they contract out with. We got an estimate of what it would cost to replace the heater from an outside company and they said about $1500-$1700.
I waited to hear back from First American and they stated they would give us a cashout if we wanted due to all the problems we have had with Platinum Repair but it would be for $350.00. I DON'T THINK SO. Between these two companies and their unprofessionalism, screw ups and lack of consideration and lives of families we shouldn't have to pay **. I can guarantee if one of their employees was having the same problems all would be covered better yet it would not have even gotten this far.
I'm expecting a better outcome within the next few days from one of these two companies maybe working together that they can come up with something in giving us a new heater. This should be at their expense because had I not woke up and got down to the heater when it blew the fire would of hit my two youngest kids and let me guess they would of stated they don't cover that they can only give me $350.00. It's **. Get your heads out of your ** First American and step up and fix the problem you guys started by sending Platinum Repair and if that means you have to take on all the costs that is your problem you should of had them fix the problem in the first place. I will be going to the News stations, the better business bureau and a class action law if needed.

I'm writing to warn others about this company. I had filed a claim for service two months ago and paid for my services upfront with credit cards. After a poor experience the charges were reversed. And then the bills started coming... I figured this was a clerical error and it would be reversed. When the last letter came, it threatened to send me to collections. This threatening letter gave no detail regarding the charges. Further, when calling I was simply told my "service fee was due", and they were unwilling to send me a report on the charges. Again, I paid upfront. Had a poor experience and the charges were refunded. What is sad is that I thought the company was legitimately trying to do the right thing. Unfortunately, this isn't turning out to be the case.
Hello Thomas,
Thank you for your review. According to our telephone conversation, your $75.00 service call fee has been satisfied.

I'm a Realtor and we use First American exclusively. We went with them because the boss uses First American and knows the people personally in the San Diego area. So far, I had a good experience submitting claims. I always do it online and everything seems to be fine. Usually, it takes two or three times checking the parts and diagnosing the problem, ordering the part, coming out, putting them in, and then having to come back with another part. But that would happen any time you try to fix small appliances. Also, it would be helpful if the technicians sent out are able to speak English.
Thank you Marsha for your feedback. We appreciate it.

We were recommended to use this warranty service when we bought our house. We have had several issues with different problems they are supposed to cover. On three separate occasions I have had to fight to get them to actually service things that are covered. They drag the process make false claims and send inadequate service techs and repair estimators. Our refrigerator went out and they took 27 days to repair it. Along with countless phone calls and service requests. Our roof leaked and they said it was due to another company and they refused to service it. It seems their game is, if they make it hard enough to get service you will go elsewhere or opt to pay for service out of your product. They do not provide the warranty service they promise. NOT WORTH THE MONEY!

I would give these guys a negative 5 star rating if I could. Been a customer for 10 + years and in my first home years back they replaced things and had reputable techs and good customer service. They replaced a water heater, garage spring, dishwasher and serviced the AC issues as I had an older unit. Times have changed!!! NOW they make you wait forever to do anything hoping you will pay to fix it yourself... Or pass the buck and state they will pay for the item but none of the labor and "cost to bring things up to code" so they can overcharge to cover their costs.
For the last 2 issues we had a "second opinion" company come out to quote us and they stated it would be way less than what First Am was stating and they were supposed to be warranting the home and the items in it... We even have the top tier coverage policy. None of their people are in the US and you cannot get anyone who cares. The companies they use are idiots or have techs who say they are terrible to work with and feel bad for us the clients. I even had one refer out the work to a friend of his who was licensed that would give us a better deal. I have been in the mortgage business for 20 years and have never seen a company go downhill so fast. If you want a good Warranty company use Landmark!!! My customers rave about them!
Hello Colleen,
We apologize for any inconvenience you may have experienced during the handling of your water heater claim. Our records indicate you accepted the cash payment in lieu of the water heater replacement. Customer service is the worst. We had a light switch that went out and since it was an upgraded switch that the builder installed it was not covered. The light switch was $40 compared to a standard switch at $5 and we told First American we would be fine with the $5 switch and they refused to install it. We had a toilet leak in another house and the repairman they sent out looked like he had been sleeping in his car with all his tools. Just check out all the negative reviews on Yelp and it is hard to understand that this company is still in business, let alone have an positive reviews.

This warranty is totally worthless. Don't waste your money, time, and energy; it's useless even to consider recommending or researching it. Here is why: I got a one-year complimentary warranty at the recommendation of the broker and cost of the seller. I was pleased to hear about it because I would get one year's worth of peace without paying anything.
My agent even got the costlier coverage, or so it seemed, at least on paper. However, for every service I would call, they would charge me $75 (which was on contract and acceptable if they did the job), but each time the plumber or the handyman found a way to add a stupid point or something in the report to say that this was not covered. Pressure regulator not covered because the plumber's machine shows barely enough pressure but not good enough for my second story bathrooms. Shower head and arm repairs not done because they were "broken." Toilet tanks repairs not covered because they were faulty type or something. They always found an excuse not to cover the repair or replacement although each is/was listed as covered item on the contract. Each time, I had to have a separate handyman or plumber do the job and pay full price out of my pocket.
Each time calling this company for service was just a waste of $75 and time and energy and peace. Sometimes, the people at the FAHW may sound like nice but the workers they send (usu. from Cal Home) are neither reasonable nor understanding. Sometimes, they don't even know what a regular handyman next door can fix for $25/hour. I regret letting my agent buy it for me and my own wasting of a couple hundred dollars in service charge for absolutely nothing. Well, for frustration and wasted energy and further requests to review/reconsider to cover the needed repairs, etc. I wonder why this business is allowed to exist/operate. I began reading reviews of Cal Home plumbing and each has the same experience. This is not worth one's time, money, or patience.

I've been having a good experience with First American Home Warranty. Thus far, I've had parts replaced on my washer and though it took quite a while for me to get rescheduled and to have the work done, I had no problems other than that. The contractor who came was Sears and when they first got to my home, they did not have the part needed. They ordered it and it came to my home. Thereafter, I had to reschedule or deal with the original appointment that the tech made to come back. He said I may be able to call and reschedule the appointment quicker but I was unable to do that. So, it was about three weeks before he could actually get back to replace the part. Nevertheless, the techs First American sends as well as their professionalism has been fine.
Thank you Mark for your review. We look forward to servicing you in the future!

I have a home warranty. First American warranty. They have assigned a heating and air company to come out and serve my account. After looking up the company I see multiple reviews that suggest that the owner of the heating and air company is violent, vulgar, and uncooperative with the community. I called the warranty company and requested a new heating and air company to come over and service my home. I dont want a vulgar violent man coming to my home. The operator was rude to me. She said that they can't change the company based on reviews. I've been on the phone now with First American Warranty for 36 min. I asked for a supervise and I'm holding now. I think that they hung up on me. They have my number I wonder if they will call me back?

My kitchen sink blew up. The plumbing company that FAHW sent my claim to only worked M-F, 9-5, meaning I would have to take a day off work. This puts a severe strain on my financial situation, so I wanted to see if they could make an allowance for using a different contractor. Day after day of waiting on hold, up to 1.5 hours(!), got me nowhere. When I finally got to speak to a human, he was completely disrespectful. I can't say for sure he hung up on me, but based on the respect I was given up to that point, I would not be surprised. My advice: go elsewhere for home insurance.

We bought a home back in '86 and our realtor offered that we have a warranty program that we could apply to the home. First American would cover all the appliances and the equipment of the home. I only had to pay a small deductible and problems would be fixed. More recently, I bought another older home and I subscribed to First American once again. If one of my appliances, the electricals or the plumbing breaks down, I call them up and tell them that I'd like to file a claim. Then, their reps tell me within 24 hours who is coming. They also let me know my deductible.
While their claims process has been very good, one thing that concerns me is that sometimes their system automatically selects a contractor. At times, I feel bad for the contractor if he’s two or three hours away from where I’m at. There were two contractors in the past who asked me if I knew where they were coming from and told me that they were two and a half hours away. I know First American can pull from a more local pool so I ask them to send me someone who is more local.
When I get a contractor who has come to repair the same problem and I request First American to send that contractor back, their reps would look at their system and send the same tech. I have a rapport with him and he’s within 45 minutes away or less, which is fine. I would always recommend First American no matter what. I always hear from other warranty companies and FAHW is a little better. I have 3 policies with them and with having three policies, I get a multi-policy discount, so that’s another plus.
Hi Anthony. Thank you for the review and feedback. We appreciate your time and suggestions.

Microwave oven repair - This is my 3rd year with this company for my rental property. I've paid $500 each year, $75 service call fees 3 times. Twice for the same problem, didn't get fixed. I was told my microwave turntable wheel was abused and plate broken because of it. My tenant said the wheel stuck and heat caused the plate to break. Either way, the cost to replace is $150 but now I've spent $75 for service call and they won't repair or replace. It's been 10 days, no report or photos from tech and if I had not reached out, I'd know nothing. He went there to fix, did nothing and never sent a report. I'll just do without the insurance from now on. They will do anything to not fix a problem.
Hello Pam,
Our records indicate the microwave turntable glass tray was broken and the grill was cracked. Please be advised, removable trays are not covered per your home warranty contract under Microwave Oven, Not Covered. In addition, the grill has no mechanical function therefore, it is considered to be cosmetic. Please be advised, cosmetic defects are not covered. You may refer to your home warranty contract under Limits of Liability, Number Three. First American considers this claim closed.
Thank you.

Here is my most amazing experience with First American Home Warranty July 2018 - Service Request # **. I purchased a warranty to obtain a little peace of mind when I bought a house. Within 6 weeks, the downstairs air conditioning unit stopped working. No problem, I submitted a claim to FA and a contractor was dispatched. The contractor decided that the coil was the issue, now I know a little bit about these units and suggested that the compressor was also at fault, given the noise it was making. However, the contractor decided to cheap out and opted for just the coil. Despite being covered by the warranty, FA were able to nickle and dime me for everything that wasn't covered, leaving me with a larger than expected bill for "out of pocket costs."
July 2018. After working for 3 days, the AC failed to work. This time, another contractor came over and confirmed that the compressor was also at fault. No ** Sherlock. July - end of August 2018. Many technicians came and went, my phone calls to FA become more and more irate, as the new company "Preferred AC" (not sure who they were preferred by, but certainly not anyone who has air conditioning. These idiots would have a problem figuring out a one piece jigsaw puzzle. Eventually, the unit was fixed, despite the best efforts of FA and (not) Preferred AC, with plenty more "out of pocket" expenses. Luckily, it being Texas in August, the temperature only reached 100 once... once every day.
January 2019 Service Request #**. It was therefore with some trepidation that I had to request another service call for another AC unit, but it seems like FA and their poor choice of contractors didn't fail to amaze. Initially, I heard nothing back for 3 days, so I left them a message: Me: "Any news on finding someone to come and have a look at this?"
Their reply: "...I reviewed your claim and confirmed a tech was not assigned. After further review, I found the claim was not submitted correctly and First American was unaware there was an issue until you sent this web message..." Eventually, a date was arrange, so after taking half a day off work to wait for the contractor, I finally called "On the Horizon HVAC" after the contractor failed to turn up. Apparently, he had just had an accident and would have to cancel the appointment. One rescheduled for today, they wanted another 4 hour window, which involved another half day off work. After waiting over 4 hours, I was just about to give up, then I did. Called FA, who told me that the tech was running late, but by then it was too ** late.
First American Home Warranty like to use the following business model: 1. Take your money (the most important bit). 2. Scout out the worst, most inept companies to "service" customers. 3. Cheap out on any repairs, noting that saving a dollar here usually results in a $10 cost further down the line and a whole lot more aggravation for the customer, but hell, you've got their money. 4. Nickle and dime customers for "out of pocket repairs".

First American revisited the claim and agreed to reimburse me part of the cost. I appreciate their effort and dedication to customer satisfaction and their reputation. I wish this issue didn't have to escalate and end up on this website as a complaint. Based on my experience, I have two suggestions for First American: 1) increase emergency and weekend coverage in critical departments because emergencies do happen on weekends and customers need solutions; 2) provide better training for call center employees.
Original Review: Feb. 4, 2019
My tenant reported a water leak in my property on the night of 11/15/2018. We called First American on 11/16/18 multiple times and escalated the issue as the tenant had to shut water off for the entire house. First American was not able to find a plumber that day or issue a pre-authorization, and we had to find an emergency plumber to fix it ourselves. As we were trying to follow up on the claim over the weekend, their contractor relations and claim resolution departments were basically not available. We then filed a request to get reimbursed for the part of the cost to fix the water leak and got rejected.
I called on 2/4/2019 to get an explanation for the reimbursement request and was put on hold for 25 mins. I called again and the reason they gave me was there is not enough details on the claim about the damage and we didn't have pre-authorization. I know for sure my property manager and I called multiple times on Friday 11/16 and provided as much information as we could to escalate this issue, and we never got a response from First American on Friday and over the weekend as promised. Plus the pre-authorization would only have come way too late. Is this a game they play? I am very very disappointed with First American Home Warranty. For the emergency we had, they definitely failed to serve their customer.

My experience with First American has been fantastic and I intend to renew every year it's available to me. We have such an old home. It was built in 1901, so we have old plumbing and our air units are on their last leg. I usually go online to submit claims with First American and navigating through their website is super easy.
The professionalism of the techs that First American send out is always top-notch. We've only had one service provider that came out and gave us an astronomical suggestion for a plumbing issue. I then reached out to a person at First American and told them that I would like to get a second opinion out here. I also told them that if the second guy would be able to fix the issue we're faced with, I didn't wanna pay two service charges since the first guy wasn't sure what he was doing. When the second guy came out, he fixed it in a much easier way that didn't involve all the drilling and punching through walls that the first guy suggested. First American held up their end of the deal and they didn't charge me for two service calls, which was great.
The next time we had a different plumbing issue, I requested that that same company come out for the service, just because I trusted their opinion and their method of doing things. I had to jump through some red tape and whatnot, but it wasn't a big deal and that company ended up working with me. Although it felt like it was just a one-time accommodation for me to be able to pick the service that comes to my home.
First American would create a huge advantage for their customers if they would give them a pool of services that are available to them. If customers can either click a more passive route or have a preference within their listed providers and being able to choose who it is, that would be great, knowing that customers probably would have more limited appointment availability if they're choosing someone specific. But other than that, I'm a big proponent of First American and I've recommended them to all of my friends.
Thank you Jennifer for taking the time to provide us with your feedback. We appreciate it!

Does not conduct customer follow up to check status of claims - led to three weeks without an AC system in the Florida Fall which is still pretty hot! Coverage is very limited on appliances; oven glass cracked not through anything we did. FAH said it was not covered but couldn't explain why. Changed policy rules and didn't inform anyone about it. We recently renewed, paid the same amount and didn't change anything on our policy. FAH changed their policy and now appliances are an 'extra' coverage option. It was part of the base coverage last year because we used it. No one mentioned it when we renewed the policy.
Customer service in general is poor; CS personnel consistently failed to provide straight answers on the phone to existing claim statuses and were often unable to understand what was actually covered in the policy you had. They would also constantly contradict the person you recently talked to often telling you something completely different from what you were just told. As a Realtor, I always recommend to my clients and fellow agents that they do not use this service provider. They are not value added to the homeowner.

We filed a claim with First American for the rekeying of my home. I called them and the process was easy and straightforward. They just looked at my information and my account number. They wanted to check to make sure that that rekeying was on the policy that I had, and it was. They told me that someone would be in contact with me within 48 hours. And then, the next day, the rekeying company contacted me, and they came out within a week. The technician was professional. He introduced himself, came in, and I showed him what needed to get done. He was in and out within an hour. He was really good. I don’t have any complaints or issues.

When my wife and I were looking for a place to purchase, my realtor suggested looking into a home warranty. She eventually did some research and said that First American Home Warranty was good, so we went with her judgment. Our experience in submitting claims with First American has been good and it was better than expected. We had a problem with our water heater and I initially called to ask what the process was like. The first guy that I talked to was helpful. He walked me through the process step by step and he was clear on things. The technicians that came to our home were nice and kept us updated on what was going on. But there was a little confusion with the water heater model because we have a hydronic system and it wasn’t hooked up. But they quickly came back and fixed it, and now everything is good to go. Everything went smoothly. It went really well and we're happy.

My husband and I bought a house in Placentia CA and moved in on 12/28/2018. After one week of moving in, we found the kitchen sink drainage was slow so we filed a claim on 1/4/2019 to have the plumber to fix it. The first plumber came on 1/9/2019, snaked the pipe and told us he found some tree roots in the pipe. He will need to write a report to let First American make the decision and see if they can move forward. First American send another plumber from a different company to get a second opinion.
The second plumbing company is called Lake View Plumbing and that’s when the nightmare starts. They have sent 3 different sets of plumbers to check out the problem and my kitchen sink is still not fixed. The first plumber came and snaked the pipe, he said he would need a camera to see what’s going on but he didn’t have the right tool today. He would come back tomorrow morning. But then he never showed up. The scheduling lady even called my husband to confirm the appointment time between 1-4pm, my husband took half day off waiting at home but the plumber never showed up, we called no one answered. We complained it to First American, they coordinated and the plumber showed up the next morning.
The funny thing is, the second plumber they sent did the same thing as the first plumber, snaked the pipe, didn’t find anything and told us they would have to come back with the camera. We were like, "Didn’t the other plumber communicated with you about what he did and what he found before you came here?" They apologized and said they would write a report and send someone back with the camera. Another week went by, 3rd plumber came with the camera. However, the one they brought is too big to fit in the pipe. They said no one from his company told them the kitchen pipe is narrow which would required a smaller special camera. They would have to come back again. But the plumber snaked the pipe again and they also found tree roots.
A few days later, First American told us they have received the report from the plumber saying the pipe under the kitchen sink is broken which caused water leakage. It might be caused from one of the snaking process. Plumber will send someone to open the slab and replace the pipe. This is totally different from what we were told when the plumber was here. But we went with it and waited for the plumber to schedule an appointment. The plumber was supposed to come yesterday (2/1) in the afternoon but then called us saying they have miscommunication internally. They are not supposed to open the slab until they have the camera to see where exactly the leakage is. They tried to schedule the appointment for another time and will send someone else to take a look. This is not the first time they miscommunicate and not the first time they took us up with no show and my husband wasted another half day off.
I’m in week 35 of my pregnancy. Baby is coming any time soon and I have communicated of my pregnancy since day 1 when we filed the claim. We complained about the plumber to First American and questioned the quality of vendor they selected. All they said was all the home warranty companies hire the SAME vendors to provide the SAME services. So even if we switch to a different warranty company the result would be the same. At least they have an assistant to help me with the coordination. I mean, what kind of response is that?! So not professional!

I have been a realtor for 32 years and have been 100% loyal, using First Am exclusively. Not anymore! We have an income property in Las Vegas, the A/C stopped working in JULY. They sent a tech who did a botched up job, resulting in us, not First Am replacing it. We also had to house the tenant in an hotel at a cost to us of $718.73 as their tech could not return for 5 days including the weekend. The whole experience was a shambles. We had two estimates to replace it, we chose the lower one, but First Am would not reimburse us for anything. I sent three registered letters to top management, registered and returned receipt requested and did not hear back. I am much more than disappointed, angry and with our long relationship hurt!

Our journey with First American began in Dec. 2018. The initial call was for a toilet. The tech that came out was polite, but couldn't resolve the issue. My husband was able to fix the problem. A second toilet had a minor repair, tech came out, assessed the problem and ordered a part. That was two weeks ago. No sign of the tech or the part. Now for the bad news: we had issues with a cooktop and oven. The first company did not appear. We called to let your company know that we could not make contact with the service folks and were given another company to make the repairs. About a week later a tech came out, said that both would most likely need to be replaced.
Several days went by and we called to see where we were with the problem and were told that the tech reported that all was fine and there was not a problem. We were assigned another repair company. The tech arrived several days later and two hours early and told us that he'd had a cancellation so he'd decided to come to our house and if we didn't accommodate him he didn't know when he would be back so he came in, spent around five minutes and told me to learn to live with the problem. He didn't want to make a claim due to the fear that his contract might be compromised. So we're left with a non-working toilet, a leaking faucet, a cooktop with bad valves and an oven that doesn't seal.

I have very bad experiences working with First American Home Warranty. First, I have a bathroom drainage stopped. They arranged NB plumbing to repair. The technician come and work for few minutes and told me that the pipe is broken which need open the floor of the bathroom which not covered by the home warranty. I call home warranty and they have no answer. I called NB Plumbing, they told me they can fix it at cost $450 which I need to pay by myself. In the meantime, I ask another plumbing company KB plumbing. The technician from KB spend half hours to fixed the problem and the pipe is not broken. It cost me only $125. I claim this with home warranty.
After that, I have water heater leakage and kitchen drainage pipe stopped. I called home warranty, they ask me give another chance to NB Plumbing, I did. They did really good work for me. And the new technician give me good suggestion on the old drainage pipe protection. So I nearly think First American Home Warranty is good company. Unfortunately, When my laundry pipe blocked, First American Home Warranty arrange another company Drainco plumber, which rework the similar story as the NB plumbing at the first time. The technician come to my home working for a couple of minutes and stop working due to the machine is too hot. He make my home very dirty but no problem solving. Again, I ask KB plumbing to solve the problem for me which no any difficulty. I talk this with my neighbors, I was told that they have similar experiences with me. The First American Home Warranty not really the warranty for your home.

Besides, the contractors that have been sent out have been very professional.
We're still waiting on our ovens to be fixed. The ovens are from the 90s, so they're just trying to repair the control board. I got an email from First American saying, "Hey, this is still in process. Here's the number directly to the people handling the oven." When I clicked on that number, it took me directly to the contractor. I've been talking directly with them, and they said they were gonna try to get it done. They told me it would take three weeks, but we're a day past that. I'm not happy that I've been without an oven for three weeks, but they were very upfront, so everything's fine. We also had a plumbing issue with one of our toilets and they got right on it, so that was great.

Original Review: Jan. 30, 2019
I bought this warranty when I purchased my house June 2018 thinking that it was a reputable company, However I was quickly proven wrong. This company works with contractors who know that if they approve too many claims, they will be replaced with others that will be more willing to assign the blame to the customer to save the company money and so they play ball to keep their business.
When we first moved in I noticed that the upstairs AC cannot cool the upstairs; the temperature doesn't go below 76 and therefore the AC stays constantly on if I set it to 73 making my bill almost $400. I filed a claim and the contractor came out, all they did look at it and say everything looks good but nothing changed. No repairs were made. Called them again after the problem persisted and another technician from the same company came out, they then discovered that the previous technician didn't service the unit properly and that he caused it to leak Freon so they replaced that and said it should now be ok. The unit did not improve, they won't replace it and I ended up paying out of pocket to replace the AC.
Now move to 2019, our microwave won't heat anymore, so I placed a claim and the technician came out and I paid him my $75.00 deductible, he told me that the "switches misfired" causing the main board and other parts to be damaged and that he will send his report to the company. I called First American 2 days later only to be told that the claim was denied because the microwave was damaged due to grease. I asked to speak to a supervisor who said that grease got inside the unit and I explained to him that it is an over the range microwave, I have no control if greasy smoke from what we cook on the stove seeped in it from the underside and that we use the vent feature.
It was late and the contractor was gone so he couldn't get more clarification from him. Called the next day and they talked to the contractor, now the story has changed to "grease got into the heating unit from food you cooked inside the microwave". We always use a splatter guard on our food and we mainly use the microwave to heat coffee. I explained that to him and that I only owned the house for 7 months, I couldn't be responsible for how the previous owners used their appliance. If I am responsible you can easily claim that anything that goes wrong was due to fault of the previous owners and having a warranty is absolutely useless.
Oh your water heater went out/the previous owners didn't maintain it, your AC went out/there wasn't yearly maintenance done on it. Sorry. This is a scam and people should stay away from it, you still pay $75.00 for them to come out and they will whatever they can to deny your claim and it is not cheap either at $600/year.

Our hot water heater stopped working. Service technician came out and said we needed replacement of our 65 gallon unit. He also said FAHW won't like that b/c 65s aren't made anymore and we would need an 80 gallon. FAHW stated they would only provide us with a 50 gallon tank. When asked why we are being down-graded to 50 gallons over what we have of 65, we were told they would put in a mixing valve to make it more comparable to what we have; we were also told it would be 7-10 business days before the work was done...so no hot water for over a week in the winter.
After calling several plumbers, we were advised not to use the mixing valve because it requires setting the temperature on the unit to a much higher temperature therefore increasing the temperature of the water that comes out which was advised not to do with young children in the home (which we have). When I stated this concern to FAHW, they stated there was nothing they could do but they could provide me with a cash out option of $470 for total replacement, installation and removal and permit. The county permit cost alone is $170 which is required.
They stated their total cost was $300 for removal of the old unit, the new unit itself and installation. When I stated I felt they were taking advantage and trying to force us to take a ridiculous buyout offer rather than having to wait for over a week for hot water, I was told that was a fair price. That price doesn't even cover the cost of the unit let alone any installation and permit. When I re-stated my concern over the mixing valve and the safety of my young children, I was told they understand my concern and there was nothing they could do because I was being provided an option...they were sorry I didn't like the mixing valve option.
Hello Amanda,
Our records indicate you accepted a cash payment of $457.77 in lieu of the water heater replacement on January 31, 2019. Upon further review, we revised the cash payment to include the permit and mixing valve. Please be advised, you will receive your check in seven to ten days. At this time, your claim is considered closed.
Thank you.

Then, somebody would call me. First American would always check back to make sure the contractor got with me if it was done and if it was still in the works. They stayed on top of it.
We had a vent fan in the bathroom that went out and it caught fire. When I called in for the warranty, they said they would send somebody. I tossed the parts and didn't have them so, they couldn't do anything about it. If they told me to hold on to the parts because they were gonna need them, that would have helped. That was my fault but it would have been better if it was clearer. Nevertheless, the technicians were all fantastic. We had them come out at 8 o’clock at night before. Sears was the guy that came out late when our range went down the day before thanksgiving which was nice. He couldn't fix it but he still came out just to see if he could and it was cool. I have been trying to resolve an issue with my dishwasher since September 2018. The top rack in my dishwasher does not move in and out of the dishwasher properly. I called First American twice to ensure this was covered under my warranty. I was told it was and had an appointment scheduled. The first appointment that was scheduled, no one showed up. I had to call and reschedule. When the technician did show up, he looked at my dishwasher and told me there was nothing he could do to resolve the issue with the dish rack. I have been calling First American for months trying to get this resolved, but I never get a straight answer. I have spoken to representatives that say my service fee will be waived (since nothing was fixed) and to call back in 24-48 hours to confirm. When I call back, I am told there is no record of the previous conversation. Then I am very rudely told I must pay the service fee even though the issue will not be resolved.
I have no problem paying the fee if I get the service I was promised and the issue is fixed. However, this does not seem to be the goal of First American. They just want me to pay the fee and then figure out some other way to fix my dishwasher. I have yet to be able to speak with someone who can actually help me. When I ask to speak to a supervisor or a manager, I am told one is not available and that I will receive a callback. I never get a call back and just continue the cycle of calling and trying to explain the situation to a new person. The customer representatives are not helpful and are very rude. I don't think this company cares about actually doing the work but rather just making money off the service fee. The entire experience has been very unprofessional and I will not be renewing our warranty with this company.

Updated on 03/02/2019: 1st American initially put their stated position on this blog ("that we are not required to comply with HOA guidelines") in Jan 2019. When I pointed it out to them that they were publishing a legally flawed position on-line they removed that comment on-line and marked this complaint as "resolution in process." Thankfully I previously requested and also have a written letter from their H.O. for use in Court/suit once my medical situation improves (written by Alexandria ** in their claim evaluation department, 11/18). If others have been wronged in this same manner get in-touch for possible class action.
Original Review: We submitted a claim for a failed AC in 2017. 1st AM sent out teams of repair techs in 2017-2018, all failed to correct the problem. After over 1 year (in AZ temps) they acknowledged that it couldn't be fixed and replaced the unit. The unit they installed is not the correct size physically (too high) and it is nonconformant to our HOA CC&Rs (too high above roofline). 1st AM refuses to correct the issue and says that they are not responsible to conform to HOA rules and denies responsibility to correct this issue (their position is flawed).
We have been advised that HOA legal proceedings will commence against us shortly unless we install a correctly sized unit. We are going to have to purchase and install the correct unit at our expense. The Arizona Department of Insurance has advised us to proceed with legal action against them as their stated policy is against public policy. Do not ever purchase a warranty from this Company, they are not on your side and don't even understand what their own policy language covers. We will have to sue them even though it is the last thing we want to do.

We also had the contractors come out three times and after replacing the springs, the garage is still acting weird but it is beyond anyone’s control. I am satisfied with First American and I have recommended them to some of my coworkers.

My Experience with First American Home Warranty could not have possibly been any worse of an experience from start to finish. I am typically not an individual to write reviews, but my experience has been so horrific I want to save others from having to deal with the same lack of professionalism and disrespect. Please read my experience below. My installer did not show up on first scheduled visit (canceled after service window). Claim has been open since July of 2018 (current date 1/28/19). I have had to take off work over 5 times to meet installer to try and troubleshoot issue with refrigerator with no resolution. The wrong part was order several times with a month of waiting time in - between each visit only to ultimately be told that my whole unit would need to be replaced.
I was reported to collections without warning due to an outstanding $75 service fee related to the repair that was not yet completed (still not completed). After waiting months for resolution of either my refrigerator being fixed or replaced, I was told they were unable to fix the unit and it would need to be replaced. The replacement refrigerator that First American is offering me is not a suitable replacement. Not only is their recommended product a much lower caliber unit with not all the same features, but the refrigerator has the wrong dimensions and simply will not fit in my kitchen (the recommended unit is 5 inches deeper than my opening, causing it to stick out and block the walkway).
I contacted GE (manufacturer of my refrigerator) to inquire what a suitable replacement would be for my unit. After receiving email confirmation from the GE customer service representative of the correct make and model for replacement, I forwarded this correspondence to First American in hopes they would simply order the correct unit that would fit my kitchen. I was told by First American that the refrigerator they offered was the only unit they were willing to provide me and if I was unhappy with the offer that I should take a cash payout for the amount of $1100 (1/3 the value of my unit before installation fees). I explained that I would prefer if they could simply order a unit that fit my opening, as I cannot purchase a suitable replacement for that price.
The policy says that they will cover up to $2,500 for a refrigerator, but when I asked why I was not entitled to this amount to go toward the purchase of a new unit, since they cannot provide a suitable replacement with the correct dimensions, I was told because that was not the predetermined "claim value amount". I ask how this claim value amount was derived since I need a total refrigerator replacement, and the unit itself is more than the $2,500 limit that is in the contact. The First American claims resolutions specialist could not definitively explain the discrepancy in value and continued to explain that this was not going to change and I only had two options: 1) take the unit they offered that simply does not fit. 2) take the payout amount of $1,100 that will not even cover 1/3 the value of a new unit.
Overall, I cannot express enough how much I recommend to go with another insurance company that treats you fair and with respect. I am in disbelief that I have waited for over 7 months for a resolution of this claim and that I am ultimately left with paying thousands of dollars out of pocket because First American could not provide a replacement that would actually fit the opening in my kitchen. Good luck to anyone that decides to choose First American!
Hello Austin,
Our records indicate you accepted the cash payment in lieu of the replacement to your kitchen refrigerator. Please be advised, you will receive the cash payment in seven to ten days. At this time, your claim is considered closed.

I had water dripping from the AC pipe and that created a lot of water accumulation in my backyard. I submitted a claim and they contacted me almost immediately! The technician arrived on time the following day and took care of the repair. He was very professional and provided me with valuable advice on what caused the leak and how to take care of it if it happened again. Paid $75 fee but I knew I would have paid more if I had had no home warranty. I submitted another claim just a week ago when the garbage disposal failed to turn on and I had the exact same experience. It’s time to renew and I’m definitely going to renew the policy... I would recommend this company and I would say it’s worth the $$$.

Submitting a claim to First American has been pretty seamless and easy. I can go online and do it. I've submitted a couple of claims, and they've been pretty quick and easy. Whoever they hire to fix the thing usually calls, comes out within a couple of days, and fixes it, and it's done. Although, one contractor came and he looked at something. He said he would call back but he never called me back. I don't know if he ever let First American know what he had found. Other than that, everything's been really good.

Last Summer 2018, I wrote a review on this site complaining about First American Home Warranty. They had delay after delay, and no sense of urgency, which led to my waiting over a month for an air conditioner repair, in July. This time, I contacted them on a Wednesday about my water heater not heating water. They contacted the repair person who contacted me immediately and came to my home by Thursday afternoon. After assessing the problem, he determined the need for a replacement. First American approved it IMMEDIATELY and permitted the plumber to install it immediately with a unit he brought, instead of their making him and me wait until they could ship him the new unit. Amazing improvement in quality customer service! I am very pleased!

I submit claims to First American both online and over the phone. They make it convenient both ways but it's simpler online because the response is quick. The staff has been good and helpful. When I’m concerned about something, I usually give them a call and they answer my questions right away. I tell all my friends and family about it.
When I had a plumbing emergency, they bent over backwards trying to find a plumber that will come out to the area. They didn’t stop until they found one and they kept me in the loop on what they were doing. The technicians who came to the house were pleasant and professional. They explained to me what they did step by step. I worked with the contractor who replaced the AC system and I saw what they were doing. They were very knowledgeable. I’ve been with First American for at least 15 years and the quality of their work has been good. They've been open, honest, helpful and all the things that the consumer looks for in the company.

The last person came on Thursday and was here for over three hours and left at almost 10:00pm. When he left, not only was our microwave not working, but we are now without an oven (they are a built-in unit)!! We have been patient, but this is ridiculous!! We just spoke with a service representative and were told that they have to wait until Monday to talk with the service technician to see what he did on Thursday night. I am absolutely dissatisfied with this company and their inability to live up to their claim to provide quality service when we need it the most. I originally called my claim (that I was without heat) in on December 12, 2018. I had to call First American about four times and each time had to explain the situation to the new staff member I was talking to - action item: keep better notes on your claims files when your customers have to call in and go through it every single time like it’s new, it’s frustrating and comes across as unprofessional. The first HVAC company (Accent Comfort Services) that First American sent out was extremely unprofessional and uninformed - the technician tried to tell me I needed to have a plumbing pipe moved before any work could be done to fix the heating unit.
At my expense and sacrifice of time I had a plumber come out and say it wasn’t necessary. The licensed plumber spoke to First American on my behalf and was told, that since their vendor said it needed to be done they had to go by that. When I called First American about the anticipated cost out of my pocket - they quoted that it would be an estimated $1200 dollars out of my pocket to fix the unit (uncovered by the warranty). Once again at my time and expense (I had to take a day off work and get two more contractors to come out - another plumber and another HVAC company), I was told that the pipe (which would have cost $700-1400 to move) did not need to be moved. My second plumber sent pictures and a synopsis to my First American, and got on the phone with me to talk to First American.
The CSR we talked to was once again not familiar with the claim (even though I had call several times at this point) and finally said that since two licensed plumbers agreed the pipe didn’t need to be moved, that they would send out a second opinion HVAC company (Total Air Care). When the second HVAC technician - (who was great) came out he said the first technician had ordered an $800 motor that wasn’t necessary, and that the unit could absolutely be fixed and he put in the order for the parts - this was on December 15th, so I’d been without heat for four days. He said the part should come in in a few days. I followed up every day the next week with Total Air Care’s Parts department, and each day they said the part (an evap coil) was two to three days out, I don’t understand in this day and age when everything can be tracked, how it took so long.
They finally got the part in and I was scheduled to have the technician come out 12/22 - so another week without heat. Dakota came back out, and said he was so sorry but the wrong part had been ordered. The HVAC company and First American both said the other had messed up and ordered the wrong heat, but once again I was without heat for another week. They got the correct part in, and scheduled me to have a technician (Technician "O" not first technician, because I wasn’t going to wait another weekend to get on Dakotas schedule). Technician "O" got there, was super unhelpful, had only been there for about twenty minutes and said that the part wouldn’t fit and they’d have to get it ordered again - another week without heat.
At this point I was extremely frustrated with First American and the HVAC company. My First American Claims representative, L.I., was not helpful at all, she was reactive rather than proactive. I ended up doing her job and calling and following up with the HVAC company because I didn’t trust her to prioritize my claim and give it the urgency it deserved, because at this point I was without heat for 3 weeks. I even called to talk to her supervisor to discuss what First American should do for me since every point of this process had been so mishandled, and I’d had to take one full day and about 12 hours on different days off work to meet the contractors and technicians and it still wasn’t fixed.
I was told the most they could do was refund the original $75.00 service fee I paid to the first company. Nothing else. They were super unhelpful and I was extremely irritated with their lack of service and options, especially considering the length of time that had gone on with my heat still being out. Total Air Care finally got the correct evap coil in, and schedule Dakota to come out and fix it. When he came out they discovered the drain pan didn’t fit and that they would need to order one this was 1/9/19, he promised me I’d be on the schedule for Friday and this would be the last time. I called the HVAC company to get on the schedule and they said they couldn’t schedule me until the part was in, and when the part finally came in they tried to push me to the next week.
I followed up with several staff members and supervisors until they put me on the schedule for Friday. During this back and forth I had tried to reach out to my claims representative, L.I., but she never responded and her out of office was out of date. When I finally heard from her she said that she had been in the hospital, and apparently no one at First American was keeping up with her messages or files. Technician "D" finally came back out on 1/11/19 and fixed the unit. Lisa called and said she had been following up with the HVAC company through the process, which I didn’t believe and didn’t make any difference to me because I’d been advocating for weeks for myself because of the lack of responsiveness and service continually shown for First American employees at every level.
Ways your company could improved: When customers call reclaims, your CSRs should keep detailed notes so they don’t have to repeat themselves on each and every call. Get better vendors to do the work, one vendor was a crook for all internet’s and purposes and the other seemed to be incompetent with scheduling/parts management. Train your management and claims representatives on responsiveness. Give management avenues to compensate/affirm when customers have been seriously underserved. Buy the quality parts the first time, don’t nickel and dime your vendors because that contributed to the wrong part being ordered multiple times.

We bought our house a month ago and the seller purchased the upgraded warranty package for us. A couple weeks after moving into the house the dishwasher stopped working. We put in a claim for the repair. A technician came out two days later to work on the dishwasher. My husband was home with me and the technician refuse to talk to me and kept telling my husband how awful wives and women are (right in front of me). He then proceeded to tell us he couldn’t replicate the problem with the dishwasher and left.
The next day the dishwasher still was not working so we called and asked that the technician be sent back out. The same technician arrived and this time was able to find the problem and ordered parts to repair the dishwasher. He scheduled an appointment for a week later to come put the parts in that he had ordered. The day he was supposed to show up I took off work and sat home all day. He never called or texted to say he was on his way. At the end of the day there was a note on my door saying that he had come and I hadn’t been home.
We had specifically told him to call or text because we do not have a doorbell and cannot hear if someone knocks unless we are in the very front room of the house and I certainly could not be expected to sit in the very front room of the house all day waiting for him. When we called the home warranty company they told us that he claimed he did not have our number even though he had called us on the two previous occasions that he had come out. When I mentioned that to her she said she had called me and I had not answered the phone.
I asked her to please send the tech back out and she told me she would and that she would call me back with a time. She never called me back. When my husband came home he called and complained and told them to send a new repairman. Two days later a new repairman came and spent the whole time complaining that they had sent him to do a job that required replacing parts all while talking on the phone to his friends. When he left, he left a big pile of trash in the middle of my kitchen floor and in that pile of trash was one of the brand new parts that was supposed to be replaced, still in the box.
When we called the home warranty company. They said that the repairman said that he had replaced it. When we told them that we had the part and the box both with matching serial numbers she said that he could not actually replace it (even though she had just said he had replaced it) because he had found damage from roaches from the previous owner and that voided our warranty. He lied and told her that it was the dishwasher was full of roaches and it was absolutely not. She then told us she was denying the claim.
We absolutely do not have a pest problem and there is nothing in the warranty that would state that roaches would void a claim. This company is shady, lies, and does everything they can to avoid honoring your claim. I am incredibly disappointed in the customer service and in the technicians that have been sent to do the work, and I still don’t have a working dishwasher.

Updated on 04/22/2019: Continue from previous: it is unfortunate that I have to write a follow up to my previous review. I felt it necessary to inform others. Shortly after I wrote my previous review, I was contacted immediately by First American (to their credit) in an effort to resolve my claim. They asked me for the information which I gladly provided. However, weeks went by with no response. I decided to send a follow up email to the person who initially contacted me and no reply.
A week or so later, I received a denial of my claim. Ok, so from a consumer point of view two things took place: 1) their lack of follow up and professionalism was proven the lack thereof of my claim and 2) was told the same thing as before. In retrospect, why pretend to address someone’s concerns when you will give him or her the same response as before? Perhaps a facade of the customer service they never intended to provide? You be the judge. P.S. I am not renewing my First American Home Warranty.
Original Review: I have been with First American for over 6 months thus far. Three months in I need an emergency repair. However, did not know I have emergency services since I never received a contract due to now physical mailbox. I submitted a claim and was denied based on "First American does not reimburse for work done without prior approval, this policy is available to review under the Important Section of your contract."
Please note I never received of a contract whereby I could have review the "Important Section" referenced, did not have a physical mailbox where I could have received it, No follow-up despite numerous calls and voice messages, and was hung up on by an agent when trying to express my concerns. Taken together, my claim was denied without consideration of the facts. NO follow up. No documentation when asked for prove of "administrative review." NO notices of decisions. NO willingness to consider the facts and discrepancies. In the end--BAD for your home. BAD for customers. BAD business. You choose.

Submitting claims is also an easy process, which I do through their very user-friendly website. The technicians they've sent out have been very good and on time as well. I have had my washing machine repaired twice and now am having another issue with it and call to file a new claim on it and suddenly it isn’t part of my standard “basic” plan?!? When I look at their website it clearly states that it IS covered under the basic plan!!! Buyer beware false advertisement!!!
Hello Brandy,
Our records indicate you have had a home warranty contract since November 2, 2012. Please be advised, the clothes washer and dryer coverage has always been an optional coverage which includes an additional payment. Our records indicate you never elected to have the clothes washer and dryer coverage. In addition, a clothes washer and dryer claim has never been placed under your covered property address.
First American considers this claim closed.

We had American Home Shield originally but they did a few bad things to me, so I started searching around online and I found First American. I submit claims to First American online. Basically, I deal with the reps to schedule my initial appointment. Then I receive a confirmation that the service request was received and within 24 hours, I receive the email back with the name of the company that will be servicing my appliance at home. After that, I receive a call directly from the contractor.
I talked to the reps only when the first contractor screwed up the job. They were here in the house twice or thrice but they never finished the job. But First American was involved with that issue and they found another company pretty fast. The second company that was scheduled to do the job came over, and they resolved the issue within an hour or so. I absolutely will recommend First American. They are going to be the first one on my mind before American Home Shield or any other company.

You can't always guarantee a work order will go the way you want and your home warranty company is dependent in many ways on the quality of service providers in your area. But its great to know that your warranty company will go to bat for you when things go wrong, follow-up on issues, and communicate effectively with you so that you can make informed decisions. Even though my issue wasn't covered by the warranty this time, they still covered full price of diagnostics (the service provider tried to charge me for this when the claim was rejected).
First American called them for me and even walked them through how to submit reimbursement. I only paid the required service fee. I've used First American for 2 homes and my parents have as well on their home. Never had a claim denied - this time is made sense and turned out the seller I bought my home from ended up covering it. I highly recommend Frist American because of their transparency and follow-through when calling customer service.

I purchased a property and the sellers provided the First American Home Warranty policy for me. I've submitted claims both online and over the phone, although I feel a little more comfortable with doing it on the phone because their online response time isn’t that great. If I call and I talk with somebody, I know I've got it, while it might take a day or two to hear from them if I do it all online. I've had great service from the claims representatives.
They have people that they go to and they assign the claim to a contractor who has up to two days to get back to me, although for the most part, they’ve been faster than that and I've always been satisfied with the people that they sent out. My tenant turned up with a problem with her refrigerator on December 22nd, but the techs couldn’t get out there until January 2nd, which was a long time, and she had foods that were defrosting. First American Home Warranty had to connect with Sears. My experience with First American Home Warranty has been good.

We were not happy with our previous company, American Home Shield, so I looked around for other companies on the internet and it showed First American Home Warranty. Their coverage was more comprehensive than AHS. Submitting claims with First American has been great and their contractors have been okay. We had an issue with the contractor that’s supposed to fix our microwave though. They would try to fix it and then the part wouldn’t work and then it was the wrong thing. They were out here for about three times and during that period, five weeks, we were totally without a microwave oven.
Then finally, I dealt with a representative at First American and just had the whole thing replaced. But so far, everything else has been good. The air conditioning company was fine. We bought the house three years ago and it seems as though everything is going at once but we’re really happy to have First American at our back. I have recommended them to other people who talked to us about home warranty insurance and we’ve said that this company is top-notch.

FAHW reviewed the documentation that I provided and reconsidered the claim. They processed a refund to me for the repair that I paid for. I believe this could have been handled without any issues if the service provider had been accurate and truthful with the information that he provided the company! Perhaps FAHW should look into the service provider's credentials and performance.

I have had this contract for 6+ years at $760+ each year. I have called them about 5 times, each time it has taken at least two service "technician" visits to complete the repair. The last two service persons did not have "logo" on arrival car, nor on uniform. Broken latch on 14 year old dishwasher, FAHW refused claim saying not due to normal wear! Had to call another appliance repair who confirmed latch was broken due to age and normal wear! FAHW is a scam, they only want to collect their annual contract amount and send "repair" persons who only want their service fee, not to repair anything!

I recently signed up for an First American Home Warranty plan. Moved into the new home. Microwave worked briefly then broke. Invoked the policy. FAHW said they could not find a repair person and elected to pay $500 of the new purchase price of $1,500. When I questioned this the claims person stated that they have the option of paying whatever they want... "Pay towards a new microwave" was what the agent stated. So I stated..."So you will not replace the microwave; rather you will only pay less than one third of the replacement cost." The claims person read off to me the policy paragraph number where they can do this. I said I would let others know this...which I am doing now. Run Forest Run when dealing with First American Home Warranty.

Manager Rodrigo just confirmed via phone that contractors only need to show up at a residence for the Warranty Holder to have to pay them. They do not need to perform any diagnostics or services. The 7th and final time I utilized the First American HVAC repair service, the contractor reviewed the issue for 10 minutes & determined that the system was simply dirty. 2 independent contractors later both confirmed that one duct had come unhooked from a vent & another duct had a hole. Very obvious to them... One of which fixed the issues on the spot (not two weeks later, see timeline below).
The First American contractors - yes, multiple, since none of them fixed the real issue - all told me that they were not allowed to make any repairs, even simple ones because they must first submit a report & schedule a second and possibly third visit to the home. Timeline: Day 1: A/C stops working. Submit request to First American. Day 2: First American responds. Day 3: Contractor calls to schedule appointment within one week. Day 10: Contractor finally "arrives at home" to force service fee from Warranty Holder. Day 11: Contractor submits report to First American. Day 12: First American approves services. Contractor calls to FINALLY schedule repairs.

They would not even send a technician out to investigate if it was preexisting. They simply said they would not cover me. SO WHAT AM I PAYING FOR? Then when I try to cancel my service there is NO ONE to speak to on the phone. First American has left a family with a newborn baby without heat in the coldest winter months and still to this day, has failed to take action. Sometimes First American is a little bit slow processing things. Like with the plumbing, one of the contractors that the home warranty used was Sears and we had to call them a couple of times. They would set up something, but when we called the contractor they knew nothing about it at first. Communication is the biggest thing between home warranty and the contractors. Sometimes, it's very, very slow. We had to redo the claim again and it was another day or two before we heard from Sears. But that issue has been taken care of.
The claims have also been often very good than not. We called the home warranty last week and we were able to get a plumber out to work on the issue today. The plumber wound up shooting an estimate of the work that needs to be done and now he has to contact home warranty. By the time this is done, I would say, it will take a little over a week. My wife also usually puts the claim on the computer and within 24 hours they are able to reach out to us.

I received a letter advising to call to cancel in October. I called prior to my contractual year end date of 11/16/18 and asked to cancel. I was advised to cancel the auto billing which I requested on that call. I asked for a closure confirmation email or letter. Neither were available per the rep, just simply requesting the auto-bill canceling would end it. I went to their site a couple of days after my final payment and removed my credit card information. I was billed on the renewal date, 12/16/18 for a new policy/contract, which I did not authorize, my account should have been noted previously. I disputed the charge on my credit card, it was removed. I called to cancel once again 12/17/18. Was told that the account would be closed, no future payments due, and this unauthorized payment would be reversed.
I went back to the web site, logged in on 12/28/18 and the account still showed open online and next payment due on 1/16/19. Filed BBB complaint on that date. Received response that payment was reversed, nothing about a permanent closure. Again on 1/16/19 I see a charge authorization for $40 to First American on my credit card. I sign onto their website on 1/17/19. The account is now showing past due for Dec 2018 and still appears open. I replied to the existing BBB complaint. I followed the instruction of their October 2018 renewal letter to cancel the account, but they will not cancel, and now I am afraid it will impact my credit score if a delinquency on an account that I did not approve is reported. Next step is going to be small claims court, or to go to a local news agency friend to see if she can research any others having this issue in the area, and if it can be escalated in the media.

Yet First American now is claiming I need to pay the $75 to First American. 7 months later, my account has been sent to collections. I cancelled my 1 yr service with First American warranty because they are not professional and they are a waste of time. The HVAC company would be reaching out to them to clarify the misunderstanding. I don't even have an account with the home warranty, so speaking or communicating with them is useless. But I had a company sent out for a tankless water heater issue and they really didn't understand the product or anything. So, First American sent me a different company that was completely familiar and knew what to do.
Then, I had an issue with the second tankless water heater. I called and they wanted to send the first people. I said they didn't seem at their expertise even in this area and asked if we could get the other company. And they would not do it. I asked for a manager and he would not do it either. Also, there was one technician from the Sears Appliance company that was extremely rude, but I told them about it and they sent someone else. After a few days, it quit working again. I resubmitted the claim, and they sent out a different company. He took things apart and replaced the switch, and trying to figure out what was wrong. He contacted the warranty company and was on speaker. He advise that he could not determine inside the unit but the water heater needed to be replaced I heard the representative asked him how long he thought the problem existed, and he told her "HE DID NOT KNOW". He said he would be guessing. So the representative decided to put what she wanted to without knowing if it was correct. Because of this denying my claim saying it was like that before I purchased the home. If that was the case, the inspector, and the first plumber would have documented. We recently had an unacceptable experience with your company. On Christmas day 2018 we discovered (due to the smell) that an outlet was literally so red hot the drywall was already scorching. My husband immediately turned off the breaker. The fire department came and stated within the hour the wall would have burst into flame and the house would have gone up so we were most fortunate. We then contacted "First American" for repair work. The electrician only replaced the plastic outlet not the badly burned box encasing it. We were obliged to pay the $75.00 service fee but would not sign the work was completed to our satisfaction. We contacted "First American" again to give them the opportunity to have the work done properly. This request was refused.
Here is the report explaining the issue from a most knowledgeable source: The following comments reflect my personal observations after having inspected the resultants damage from the recent fire at your home. The source of this fire was the 120VAC electrical outlet in the utility room. This outlet is fed from the main breaker box located on the outside eastern wall of your home. There are additional downstream loads (lighting and receptacles) that are supplied via "daisy chain" from the subject receptacle. There are 4 areas of damage that should be properly corrected. 1. Electrical Outlet. 2. Electrical Outlet Box. 3. Electrical Conductor (feeding the outlet). 4. Sheet Rock (Damaged by/during the fire).
Electrical Outlet - Heating has warped and melted the outlet, damaging the insulation and making it non-utilable for any further use. It should be replaced in whole. Electrical Outlet Box - The existing box is made from a synthetic insulating material. The side of the box has been melted and is partially gone, directly. exposing the electrical connections to the wall studs and covering. The remaining box has extensive carbon build-up (from electrical arcing and the fire) which is strongly conductive. This can facilitate electrical discharge to the studs and wall, posing a serious safety and liability issue. This box is non-utilable for further use and should be replaced in whole. It is worth noting that neither items 1 or 2 will meet local or state electrical codes and inspection in their damaged condition.
Electrical Conductors - Heat from the fire has melted and destroyed the insulating material on the conductors immediately adjacent to electrical outlet. It may be possible to cut the damaged ends of the wires back to the point of non-damaged insulation, pull up excess wire (slack) in the wire run and properly reconnect the wires to the receptacle. If there is no slack wire, the conductor should be replaced in whole.
Sheet Rock - In addition to the obvious aesthetic issue, there is a safety issue here. You do not want the electrical conductors and box, normally sealed behind the wall, exposed to yourselves or the public. The sheet rock should be cut back to eliminate all areas damaged by the fire, patched and finished to close the opening. This was a safety issue to say the least.

Getting a home warranty seemed to be sensible. My friend, Bob, was raving about what great service First American was and so I went with them. I submitted a claim for my disposal which all of a sudden, dropped dead and wasn’t working. They sent the plumbing company out. The guy had the disposal right on his truck and the whole thing was a half hour. He first determined that mine couldn’t be fixed by trying to manipulate it somehow. And then, he went to the truck and got a new one and stuck it in. It was perfect.
I had a second claim for my heat system downstairs. It was heating fine, but it was making these horrible noises like a train rumbling through the house. So they sent somebody out, and he was very polite. He spent time under the house looking at it and he said that he thought that the motor on the heat system was bad, and that was what was causing the noise. So he said he would submit a note about the motor. I got a notification that First American approved the motor. It's been definitely since before Christmas and I haven’t heard a word back. Other than that, I’d recommend them because they were polite. The people called me really quickly. They came out in a good and timely manner.

My wife and I just purchased our first home and despite having a thorough inspection done before purchasing, drain problems have arisen within the first few weeks of living here. We called First American to send a plumber on December 27th 2018 because none of the shower or bathtubs were draining properly. The first plumber First American sent out (several days later) could not clear the blockage without having to open up a wall. He said he would need to contact First American for authorization to fix the problem and then call us. We never heard back from this plumber. So after waiting for several days we called First American again. They told us they would send out another plumber.
Finally on January 11th 2019 two men who did not identify themselves other than as “the plumbers” (providing no company name or other identification) showed up without calling us ahead of time. Only one of the men barely spoke English and the other spoke no English. Despite my misgivings I allowed them to take a look. Once they examined the bathtub they told us that they would need to remove a toilet to fix the bathtub drains, but first they would need preauthorization from First American and then would contact us.
Again we heard nothing for several hours so I called First American to see if they had heard from these so called plumbers. They had not and then informed me that until they heard back from these definitely shady plumbers, they would not be able to help us. I asked if were possible for me to select a different plumber from a list of plumbers that have been authorized by First American. I was informed that this would be impossible. So essentially my wife need to decide if we should keep waiting to hear back from First American once they get a report from these so called plumbers or just bite the bullet and pay for our own plumber out of pocket. Meantime every time we need to take a shower for the past few weeks we’ve had to go over to our relatives.

I'm a little unhappy right now with First American so I might be switching. They covered something electrical on my house that I needed to be repaired. The technician wanted to drill a hole through my wall and I was like, "No, I'm not gonna drill a holes to my wall." I ended up paying extra and out of pocket for the repair. I haven't received any call saying what was covered for what I paid. The technician was actually very cool. He pretty much told me that the insurance company wasn’t gonna cover it because it was a little bit more than what needs to be done.
First of all, it took three weeks for them to even do the work. So I was without electricity for three weeks. I tried to explain that to the claim adjuster by saying, "Hey, think about it if that was your house. Would you wanna be without lights for three weeks, during Christmas time?" The claim adjuster said, “Well, it’s not us, it’s the company that we're in contract with." But I said as a claims adjuster they should be on the contractor's **."
If I would have gotten my own private electrician to come over, it would have taken two days or a day. So in a way, at the end I ended up paying extra for the service and it took three weeks. And with the turnaround time, if I called to make a claim, it shouldn't take a whole week and a half. With my washer and dryer it was the same thing. I called them and it took a couple of days for the contractors to come.

In weeks I will expose their fraud in court. My range died, repairs exceeding value. The company offers me a $1200 cash out offer. I explain, the feature model similar will cost $2000 and that is what I want per contract terms. The claims rep was infuriated by my request, and while their offer is in writing she proceeds to retract it and offer zero, daring me to sue them. I was not surprised, we live in an age of iron and rust. I even e-mailed their president and they are hiding behind their paper walls, standing by their representative. They can all stand together in court and be exposed. Beware!
We understand that you were replacing the unit and although we did not provide authorization to do so, we still offered a cash payment in the interest of customer service. We have reviewed the offer and are aware that the cash payment offered to you reflects a unit similar to what you had. If you do decide to accept then please advise. Thanks, Shanee.

Our home warranty from First American was part of the purchase when we bought our house. I submit my claims to them online and First American has taken care of everything we’ve had issues with and in a timely manner. We weren’t forced to wait to get repairs taken care of. The techs who have come out have been good. They'd say they’re coming and they've been on time. They also have always been informative, letting me know what was wrong and what they were fixing. The quality of their work has always been good too.

I've had an excellent experience with First American. I've had them since I bought my home in 2008. Thus far, I've probably had five claims with them and all were very easy to submit. I called them and told them what the problem was. The next day, I got a call from the contractor. The techs who have come out have all been very knowledgeable and polite. I've had one fellow come out a couple of times because he worked on the dishwasher and the dryer. He's an older fellow and obviously, he has worked on a lot of these pieces of equipment. When he worked on the dryer, he told me all kinds of information about who manufactured what dryer and what washer because there has been so much consolidation in that particular industry. So, it was very interesting.
I've had two claims in the last year. One was for our house heater, and the other was for a stove. Both of those claims were very good. The heater took a little while. It was an older heater and they had some difficulty finding the parts, but they fixed it to my satisfaction. The heater was a bit of a problem because we were in the middle of winter. First American tried and responded accordingly. There was a young lady and she called me several times to see how things were doing. She called a contractor a couple of times to get updates from them and I know she checks on parts for me. She put out a lot of effort and she's a real asset. Fortunately, it wasn't really cold that week, so it wasn't a big issue. I had a couple of electric space heaters that I put on in the living room and it was okay. Had it been a really cold winter, it might have been a different story. I’ve already recommended First American to several people.

Both of our places are getting old, as is all of our appliances and infrastructure, and it made sense to me to have home warranties. I've used First American for a few years on both of our homes and I've had nothing but good luck with them whenever I submit claims. I've used both online or over the phone claim submission methods and the claims process is very easy. Sometimes, the time it takes to get the service out there can be a little longer than one would like but it's tolerable. My experience has also been good with the contractors and they do good quality of work.

16 day without hot water so far... PLEASE AVOID THIS COMPANY!!! If you have minor repairs, they may be OK, but if you ever find yourself needing an appliance replaced, beware!!! We are currently on day 17 of having no hot water in our house in the middle of winter with two small diapered children living in our house!!! This company has told us several lies during this whole process. We were told over 10 days ago that they were ordering a replacement tank for us. It was supposed to have arrived in our area yesterday and be installed yesterday or today, but today we were told by the current technician that no tank was ordered.
Every time you call this company, you talk with a different representative. They always say they'll take care of it and then you find out later they've lied to you. A claim specialist was assigned to our account over 2 weeks ago and I don't believe we've actually talked to her in person yet. This company and their warranty is horrible. We had our dishwasher break within the first year of owning a home that the seller purchased an upgraded warranty on. They hired a contractor that was located over an hour and a half away from us when we have an appliance repair company less than a mile away from our house. The contractor never submitted the report saying the dishwasher needed to be replaced and it has been a month and we just keep getting told to wait. This is ridiculous. Oh and we had to pay $95 for the contractor to come out. The previous owner paid thousands for this home warranty. We still have no dishwasher and we are out the $95. If you really care about your home, don't purchase a warranty from these people.

FAHW is terrible. Customer service is terrible, they replaced our nice thermostat with a very cheap one. We'd been better off just replacing it ourselves instead of paying them $75 for a cheap one. I would never recommend anyone use them. I had to leave work two days in a row, waiting for their contractor to get to our house. They take no responsibility for their contractors. Because I called and requested and ETA on our technician (because I was already waiting over an hour after receiving a text saying that they were on their way, and I needed to get back to work) they escalated our case to a supervisor- no one else would talk to me. I called our elected supervisor 5 times, and never received a message or call back. Yes, our heat is working and we're thankful, but to get to that point was nothing short of a headache. Missed 4 hours of work, got a super cheap thermostat in replace of our $200.00, and paid them $75. Worst home warranty ever.

I submit claims to them by calling and I've had good interactions with their claims reps. However, before, the turnaround time took longer than usual. It is way quicker now, so my experience with filing claims has gotten better.
The first couple of times the techs came out were bad experiences. They were taking apart stuff but not putting things back because they assumed they were gonna get the job. So every time I have to call in, I gotta let them know not to touch my stuff or an adult needs to be there when they’re present. My most recent experience was the only one that was pretty great and it doesn’t cover the rest of the years of bad experiences, so I wouldn’t recommend First American yet.

We’ve had First American forever. When we bought the house 50 years ago, somebody recommended them and we’ve been with them since. However, our experience with them about the problem that we have with the washing machine was not good. About a month and a half ago, our washing machine broke down. They sent a technician who supposedly would fix it, but it didn't work. So, we put in another work order and it took another two weeks before the technician went out. Then, he told me that the machine needs more part and that it was related to the same problem. They were gonna send the technician the following week, but for whatever reason, there was no technician around the area, so it was bumped up for another week.
Finally, the technician went out and ordered the parts which came in yesterday. I then tried to get ahold of the technician as he was kind enough to give me his phone number. I guess he felt sorry for us and he wanted us to get our washing machine as soon as possible. I left him a message and that is where we are right now. I’m not blaming the technician nor First American, but I’m blaming the system that First American has. Nevertheless, I like First American. They have been there for us. When our ACs broke down in the summertime, they sent a technician right away and I was happy. I will recommend them.

Couldn’t fix that either. But now, the warranty company suddenly says the ice maker isn’t covered. It was covered on the first 2 visits but not visit 3?!? Six weeks ago (11/23), we made a service request for our built-in refrigerator that stopped working and was covered in the plan I purchased. My journey since then, in case it helps anyone reading this: 5 or 6 independent visits from the same appliance repair company, who I actually felt did their best to fix it. Each visit they took the unit almost completely apart, replaced the part they thought would fix it, then notified me that yet another part was needed, with usually a 7-10 business day wait every time, including the most recent (last week). It's still not fixed, so I have been 6 weeks without a refrigerator - and counting.
I called First American several times during this process, and the various reps I spoke to told me that despite the 5-6 separate repair trips, the repair "budget" had not yet been reached. The FAHW phone reps had zero concern for the fact that I had been without a working refrigerator for 6+ weeks - one even told me that owner downtime doesn't even factor into their decision to replace it. I even called the direct extension of the person at FAHW assigned to my work order three different times and none of my voicemails were returned. Truly remarkable. Like most large service companies these days, it is almost impossible to identify the person who will take actual ownership of a problem and resolve it ASAP. To echo others on this website - I will never use this company again. Ever. After this issue is resolved one way or the other, adios amigos.

I contacted First American about 2 months ago in regards to a pinhole leak in a pipe in our kid’s bathroom. When the contractor they sent Fix It All Plumbing, came to our house they said there was no leak. After asking them several times to check more closely, they finally found the source of the leak. I was then informed that it required 3 Modifications (I have this in writing) on the pipes and it would cost me $200 additional, since modifications were not covered by First American. I asked at the time to further clarify what "modifications meant" and the answer I got was that they needed to make new the pipes fit the existing pipes. Since I went from not having a leak to having to pay out of pocket I contacted Fix It All Plumbing and asked for further clarification, prior to them fixing the issue. I was then informed that they needed to change the flow of the pipes and, hence the Modifications.
Still not convinced by the two completely different answers, so I call First American and asked them to verify within my policy what would constitute a Modification and how I would know if what they were doing was indeed correct and due such large sum. Their agent instructed me that work could continue and at the time they received the claim they would review it and let me know. After 1.5 weeks waiting with a hole in my wall, Fix It all Plumbing finally came and did the work. It took them all of 35 min and the only thing they did was cut the existing copper pipes and replace them with plastic pipes (I have photos before and after). Their receipt now showed 2 modified pipes, not 3 as originally stated, so I once again asked for clarification how that constituted a "modification" and was told that they needed to make the pipes fit, in order to prevent a leak.
I may not be a plumber, but my understanding was that it was the job that they had been hired to do in the first place. I called Fix It All Plumbing once again, and asked for clarification on the service. I was told that they needed to "reroute" the pipes. I then informed them that I had pictures that proved that no rerouting had taken place and asked to speak to a manager to further clarify the additional charges. At this point, I was informed they had no manager available and that since I was "refusing" payment, my bill would be sent to their "billing" department. I contacted First American a total of 10 times, asking for help clarifying the service detail, and each time received different answers or was told that it was being sent to "claims review". Throughout this entire process, I was never contacted by First American with clarification or even update on the issue. I have emails sent to them requesting their help.
I never denied the service was provided, simply wanted to make sure that I was not being taken for a fool, since it did not seem to warrant such a high price for simple service, their paperwork did not match what they claimed to have done, and their refusal to explain further the scope of the work. After many calls and back and forth, I was unfortunate to speak to a person named Mitzy who told me that this was not First American problem, since modifications were not covered by my insurance, and I needed to deal directly with them. I then asked to have a service evaluation, and she said that such thing did not exist and it could only be done if I had been randomly selected.
I've now have been served with a bill from Fix It All Plumbing threatening further "legal" action if I continue to refuse payment, which I never did. They never tried to explain or even clarify the order. Their paperwork states first 3 modified lines, then 2 and I consistently got different answers for the same question. First American had no interest in making sure that contractors being brought into my house by them, are indeed doing the work they claim to do. After all this a back and forth, and almost 7 hours on waiting on the phone and multiple emails, I've concluded that First American has no interest in customer satisfaction, if their claims are being properly settled or if their contractors are behaving an a professional manner while make sure that the scope of their work is clear and properly explained.

I’m a property manager and I have warranties on many of our managed property. And we sell so many because home warranty has become standard in the marketplace. First American Home Warranty was the first one in the marketplace and I had a fine experience with them. Submitting claims to them has gotten better but it is by no means perfect. They take way too long to answer phone calls and give any kind of report or set up service. They don’t know what an emergency is.
As for the reps, as long as they are in the United States, I don’t have any problem. When they’re out of the country, they have difficulty understanding things because they are not used to how we live. If you’ve never seen a dishwasher, you don’t know what one is. So, it’s hard to explain to somebody that has never even seen one. Some other time, I report their contractors for their attitude, ability to perform, lack of good service, having to call them back to finish the job and for not answering the phone. But most of the time, my interactions with them were good.

I called FAHW when I had just moved into our new house. The grout around my tiled shower remained wet after stopping showering for several days. We didn't want to apply tile sealant if the grout wasn't drying completely. We thought maybe the shower pan liner was installed incorrectly and moisture under the tile couldn't drain out completely. I wanted to see if this issue was something covered with the home warranty offered with FAHW. I explained this issue to FAHW to see if that was something they could cover and the agent assured me it was something that they do cover. For a $75 service fee she could send out someone that would resolve my issue.
The agent was difficult to understand and English was poor but I tried my best to explain the issue. She mistakenly set up a service call with a general plumber instead of someone that deals with tile. When the general plumber came couple days later I asked him first if he does work on tile and tiled showers and he said no. He came to my door with a snake and plunger and when I explained my problem he said that they were told this was a plumbing stoppage issue. So he didn't do any work or assessment just came in and we talked about the shower area about how there must have been a mix up with setting up the claim. I called customer service to explain that the wrong company was sent out to my house and the agent that I talked to told me he was very sorry that this had happened. When I explained how this seemed to be an error on FAHW and not my fault he seems confused.
I asked to speak to a supervisor. The supervisor understood right away and said that this issue I am having isn't something that FAHW is capable of handling and that they shouldn't of sent someone out in the first place. I agreed and requested that I not be charged the service fee of $75 because of the error on FAHW. The agent assured me I would not be charged. He also noted that the agent that set up the claim would be notified of her mistake so she could get the feedback on what FAHW covers and how to properly assign the correct contractors. I was impressed at this point with the customer service taking care of their mistake.
6 weeks later I get the full $75 bill and when I call customer service about it the agent says there is no documentation about the conversation I had with this agent. They said I called in and spoke to two different people and each documented that I requested a plumber for plumbing stoppage. They have no documentation regarding my explanation of the wet tile issue just that I needed a plumber for plumbing stoppage.
The supervisor told me she sees that I requested to have the service fee removed but that each agent had told me I would need to pay the fee since I had explained the problem as a clogged drain and needed a plumber for plumbing stoppage. I explained to the supervisor that I completely disagree with how they documented my explanation and I tried to thoroughly explain my issue to the supervisor and she said that since I explained the issue incorrectly in the first place I would be responsible for the fee.
I tried to explain to her that I did my best in explaining the issue I was having and that I should not be responsible for FAHW sending out not only the wrong person for the job but and not even knowing that the problem I was having isn't something that the company even covers. I was so frustrated and wanted a better resolution than just being told I am lying and changing my story. The agent offered to bill me for half of the service fee. I feel like I shouldn't be charged anything for a mistake like this.
I asked who I contact to make an appeal and she said the information is on the website. I asked where on the website? She just kept repeating the information is on the website. I told her that I am just trying to get more contact information to make an appeal or speak to corporate about this issue and all she can tell me is look on the website. I still don't see any information on the web about how to start this process and definitely nothing on the website. I really don't feel like I was treated fairly on this issue. I feel like the agents are using the documentation they have to their own advantage. Conveniently, the only information in the documentation supports their conclusion that I am lying and changing my story. None of the documentation from the helpful agent exists.
So nowhere can they see the documentation of the guy assured me I wouldn't be charged and that the initial agent made a mistake setting up the claim. Very frustrating experience. Very weird too because why would I lie about it? What incentive do I have to lie and change my story? All I want is the get my problem fixed so it is in the best interest of me to explain it the best I can. I have no misleading intention and no incentive to be misleading. Why would I want to explain something incorrectly and get the wrong person to come to my door and risk getting billed for it? FAHW somehow believes that I am lying still. Agent said no audio record of calls are available. I wish I would have recorded the conversation with the helpful agent myself. I want for someone to contact me for a fair resolution.

Our dishwasher was not working properly and the dishes were not cleaned. Service tech came out and diagnosed that the control panel was damaged and the motor assembly (motor, impeller and seals) needed replacement. FAHW decided they should review to see if it would be better to replace the entire dishwasher. This took a week, when they decided not to replace it, but order parts. We were told the parts would arrive in another week, but they would schedule the repair tech for the day after the scheduled arrival date. Of course they did not do that. When the parts arrived, I again called FAHW and they said no appointment had been scheduled even though the record showed they had promised to do this.
So we waited another week for the repair tech to finally arrive. When he opened the box's of parts that were ordered, there was no impeller and no seal kit for the motor. How do you order an electric motor for a dishwasher with no seals? So here we are still waiting after 6 weeks for a dishwasher repair. I am currently still waiting to talk to a supervisor 45 minutes into this phone call, of which there have probably been at least 10 for this simple issue..

The only problem with First American Home Warranty company is that they look to good to be true. For over 5 years they have protected us from having to pay large sums to cover unexpected charges. We've tried to convince family & friends to sign up but they refuse to listen. My uncle was smart enough to look into home warranties. He discovered that FAHW was the only warranty company that actually replaced/repaired appliances. The others replaced appliances on a depreciated value unlike FAHW who replaced appliances over 20 years old with brand new Kenmore appliances. My mom had to have 3 different electricians come out & was out over $700. If she would have had listen to us. She would have only had paid for the first electrician. It would have been $75 regardless of how long, how many electricians or companies it took to take care of the problem. They also would have come out a lot quicker.
After FAHW replaced our air conditioner saving us over $3000. I thought for sure we would be cancelled but that was 5 years ago. We bought a old house that had the original appliances still being used. They have all been replaced except for a 15 year old refrigerator. I know it will go out anytime now, but I know that for $75 it will be replaced. I know this because the parts for this fridge are no longer available. The manufacturer went out of business over 5 years ago.
Recently the freezer my wife & her ex bought at a garage sale before we married went out after we had used it for 20 years. After purchasing a ceiling fan a wire broke inside the fan. FAHW prevented us from having to pay another $100 by repairing it for $75. It would have easily cost over $75 just to have an electrician come out to look at the problem. Then they would have charged us even more to fix the problem or they would have told us that buying another would be cheaper than having them repair it. If FAHW wouldn't have been able to repair the fan they would have bought us a new one.
After our neighbor called Hudgins Plumbing come out to clear out a clog. FAHW sent the same company out to repair our garbage disposal and a clogged drain. They had to replace the disposal and removed the clog. We still paid a fraction of what our neighbor paid. If I were to give you all the reasons you should sign up with FAHW I would have to write a book. Simple put if you want peace of mind you need to sign up. Take my word for it. It's for real. I heard the way FAHW is able to do what they do. It's because they make their money from new homeowners. It's a lot like an insurance company.

My sister-in-law in Little Rock, Arkansas told me about her experiences with First American Home Warranty. She had bought a house and the home warranty came with the house. She kept it as she had a need for it and she said that they were very responsive. I might need a home warranty at some point too since I'm retired and I didn’t want any big expenditure. So, I got one and I went with First American for their price and for what they cover. The claim submission process was very easy. A contractor was a little slow on one of the claims but on the first couple of claims, it went very, very smoothly. When I filed a claim online, I got a phone call almost immediately and the rep over the phone was great.
The first contractor for the garbage disposal was very, very easy to work with and very quick. I called them one day and they came the same day. So, that was good. The experience with Sears on my dishwasher claim was very good as well. However, I'm having confusion with the microwave. The gentleman that came from GE said that the parts that I needed were not available any longer, that they were gonna need to replace the whole microwave and somebody would be calling me in three days. Nobody called me from the contractor's end nor First American. I called the contractor and they said I should be getting a call from First American. I called them and they said that they were following up on whether they can find parts for it. And they hadn’t done it. They hadn’t started yet. But they were gonna conduct their review and then decide if it really was necessary to replace it, and they would call me.
The gentleman that I talked with on First American was really nice. He said, “I’ll make sure that we take care of it and that we’ll look into it right now.” That same day, I got an email that said, “Would you accept this model for your replacement?” I sent my response right back and I got a call a couple of days ago from Christina, who’s my representative at First American, and she said she would call me tomorrow to let me know the status of when it would be coming.
Hi Patricia, thank you for your review!

This warranty company tries to find loopholes to get out of fixing your problem. They’ve made me spend money on 3 separate “covered” occasions. Recently I’ve had a plumbing issue, and they stated it’s not normal wear and tear. So a lady by the name of Tiera ** called back and sent a plumber out for a second opinion. The second plumber said “This should be covered” and also he wrote a complete different description of the problem. I asked for my copy for records. I’m now getting an attorney involved. I had to replace my own garage motor as well even though it’s covered on the warranty. She asked for my receipts so she could reimburse me.
My lawyer told me not to let them reimburse me anything nor send any receipts. ??? I haven’t heard a word back from them after the second plumber came out, so I canceled my contract. Guys save your time and money!!! Note - they only respond to the people who give good reviews! Beware!!! I will write a review to the BBB and other sites as well.

I filed a claim with First American Home Warranty for my microwave. I submit my claims online and it's normally seamless and straightforward. I get contacted 24 hours later with the date when somebody's gonna come to take a look at whatever issue I was having. However, my last claim took a bit of time. First American called me and told me that because of the problems we've had with our microwave, they needed to replace the unit. That took a bit of time to work out - I had to negotiate with them and figure things out because they had to send me some samples and I had to make sure I was all okay with it. Still, I'm satisfied with First American.

I moved into an older home and it had some appliances that we inherited. Who knows if we’re gonna encounter trouble with those, so a home warranty seemed like a good kind of safe fall back. I got First American Home Warranty which was recommended by a neighbor. She was very satisfied and spoke very highly of her experience. It's very easy to submit a claim and we have had nothing but good experiences with them, except with what's going on right now, which involves a washing machine repair. We've now been without a washer for three months since November 8. We've had two different service contractors out to diagnose it and they diagnosed it wrong.
Although the customer service rep has been helpful and responsive, the machine should have been condemned about 2 months ago. First, the washer was diagnosed by some Sears repair guys and we were waiting for five parts. It took forever for them to come. First American sent out another technician to take a look at it and he came up with a totally different diagnosis. Then, we had to wait for more parts. When the parts finally arrived, he installed them and it was the same problem. He wasn't able to fix it at all and so he is coming out again tomorrow to see. It's been really awful, especially going through the holidays, not only Thanksgiving and Christmas.
I had nothing but a good experience and a very high opinion of First American then it just plummeted with this last experience which is really the only bad experience we've had with them. In several occasions, I've thought about canceling it because it's been so disheartening to be strung along. But I'm giving them the benefit of the doubt that this is just a kind of what worn off. I’ve also recommended them to other people. We haven't used them all that many times and we've been with them for about eight years now.
Hi Sheila. We appreciate your feedback and value your concerns. We will have a representative be in contact with you regarding your clothes washer claim. Thank you.

My water heater went out 12/20/18. Today is 12/29 and I’m still without hot water. I paid 95 for a tech to come out. Then called first American over 10x to get someone to come out and replace the heater. Then they tell me I have to pay an additional 400 out of pocket to update codes, modify the line and pull permits. I called another company out who came out for free and none of these extra charges were needed. These people are con artist and rip offs who are just looking to scam people out their money. They don’t care about the customer or have a sense of urgency when it comes to repairs. RUN!!!
Hello Val,
Scout Plumbing Incorporated reported your water heater needed to be replaced because it was leaking. As a result of the replacement, there were non-covered charges for modifications and haul away which are not covered under your home warranty contract per Limits of Liability, Number Six. Please be advised, our records indicate you agreed to the non-covered charges and your water heater was replaced on or around December 10, 2018. As such, your claim is considered closed.
Thank you.

I recently had my hot water heater not working. I called First American, they assigned me a contractor. I called the contractor to schedule the repair. The contractor originally wanted to schedule the repair for 5 days later because they are not open on weekends. I explained that I can't wait that long because it is the winter season and hot water is needed. The contractor then scheduled for next day between 9am -12pm. The technician came out at around 10:30am and determined that a new hot water heater is need but he has to order the heater so he can't do the repair until 4 days later. On top of that there was a $480 modification fee that I would be responsible for.
I asked the technician why the 4 days wait even though hot water heaters are sold and available at Home Depot. I called First American back and advised them of this. I was back and forth with them the whole day. The end result was that First American did purchased a hot water heater within minutes from an Home Depot which was about a mile away from my property but the technician was not available to do the repair after the diagnostic even though approval was granted and the material was ready. First American, then wanted me to wait the 4 days without hot water during winter or take a cashout which did not cover the cost of a new hot water heater much less installation. They refused to assign me another contractor and even refused to have me find a contract that is available to do the repair and reimburse me later.
We appreciate your feedback and look forward to being able to address your concerns directly with you.

My realtor had a warranty with First American Home Warranty when I bought the home originally and I extended it. I've been in my home for two and half years and I'm not sure I would own a home without the warranty with First American. Submitting a claim is simple. I do it all online and within hours, I get an email immediately saying, "Your claim has been received," then, I get a phone call. It has been a seamless, very good process. Overall, the site is easy. There have been no issues and it has worked so well.
I have had two technicians come to our home for repair and both have been exceptional. One shared a cup of tea with me, which was fantastic, because we were waiting for the washer to get onto the cycle if it makes a bit of noise, so we got a nice chance to connect. The other fellow, the electrician, was absolutely fantastic. He got the job done and asked if there was anything else he could help us with, and left a nice business card. He provided really great service.
The electrical work was done very quickly and very efficiently, and it works perfectly. Unfortunately, we had to order a part for my washer, but the tech tightened up the washer, so I could use it in the interim. They are coming on Saturday to finish the job. They did great work. My experience as a customer with First American has been absolutely great from the corporate side to the vendor side. The quality of work from the vendors that they send has been terrific, so the vendors obviously value being a part of the organization.
Hi Rick! Thank you for your feedback and we are glad the repairs were completed to your washer and electrical! We look forward to servicing you in the future!

For years, FAHW warranty provided peace of mind -- I’d file a claim and resolution was achieved less the service call fee. (Over these past few years, a disposal & a small dryer part was replaced/fixed.) Fast forward one week to today: WATER HEATER: I’ve read so many reviews that are identical to mine. Unfortunately, the story is the same, only the name of the customers and contractors change. The customer files a claim, the contractor comes out, insists ‘modifications’ are necessary for which the contractor upcharges a ridiculous fee. Then after multiple calls/multiple hours, FAHW states your only option is to pay the ‘modification charges’ or accept a payout (in my case, $361).
Now, mind you the contractor, while he is in your home, states that it costs a minimum of $1800 to replace a water heater. I have placed multiple calls, have 15+ names of people/extension I have spoken to and/or been disconnected from... And the last ‘manager’ I spoke with told me she doesn’t have any record of this…so they must have erased all my calls. Essentially what FAHW is making you do is pay for your own water heater and service call.
In reviewing other complaints regarding this: My upcharges/modifications are almost twice what other peoples are, coming in at $620+…hmmmm because I’m a single woman? There are no modifications needed to bring my home to code. I’ve had two licensed contractors over the years install with no modifications necessary. I don’t know how many of you are reading FAHW reviews, specifically related to water heaters, but I will be contacting FAHW corporate, the BBB etc to achieve resolution.
Additionally, I will post my experience in as many forums - Nextdoor, Google, Yelp, consumer reports - as possible to share with people my experience. I believe FAHW not only know their contractors are unfairly assessing these charges but are actually endorsing it as part of their business model, especially since the last ‘manager’ tried to insist I take the payout. There are over 20+ (almost identical) water heater related cases on this review board alone. Should there be resolution achieved, I will let you know.

My most recent experience wasn't good. I bumped the spigot in my tub and it broke off. It was a gentle bump. The contractor (they were great) told me the problem was due to bad/faulty pipes that were used. FAHW refused to cover this as they said it was not normal wear and tear??? My contract is high level and is supposed to cover "code" issues. I spend several days and several hours on the phone with them to no avail. It is hit or miss with the contractors that come out. Imagine waking up at 5:30 AM in December with no heat. And the saga begins. At 5:37 a call was made to First American Home Warranty (FAHW) and actually speaking with someone who begins the claim process, stating "you'll receive an email with info on the company who will look into the heating issue. They are available from 6 AM-6 PM." It was suggested I contact them regarding my issue. The email arrived as promised.
Called Accent Comfort Services at 6:15 AM, recording states office open at 8:30 AM. Called at 8:45 AM, Accent didn't have claim. They directed me to FAHW. FAHW responded they would refax the claim but expressed confusion as to why it didn't go through earlier. Called Accent at 9:25 AM. Still no claim but told it would take 30-40 minutes to receive the claim (apparently 25 minutes was too soon) and they would call me when they received it.
No call so at approx 11 AM, I emailed FAHW expressing upset in the lack of follow up on this claim. It's December, I have no heat and no appointment. 11:45 AM Accent calls to set up my appointment between 3-4 PM tomorrow. I asked if there was any other alternative. It's December and with no heat for 48 hours, I'm concerned that the HVAC system won't be my only problem if my pipes burst. Their polite response was "we're all booked up until then but perhaps the FAHW could find another service who would be available. I did make the appointment for tomorrow but called FAHW. After a short wait, I was informed that all the other companies were "booked for today". To me, response in 48 hours is ok for a dishwasher or washer, but heat is another issue in the winter. If FAHW doesn't have enough HVAC service providers to provide services in a timely manner, perhaps they aren't the company for you or me.

When my furnace broke, neither of these two things happened. I had to pay over $3,000 out of my own pocket, only receiving $294 from insurance, and I had to find my own contractor to fix the issue from out of state. This is ridiculous. I would not recommend this company, and plan to look for new insurance.

I put a service request in on December 23rd. Meanwhile, my family and I had to manage without using wastewater over Christmas. I hadn't heard from anyone by December 26th, so I logged onto the online system and found that First American Home Warranty COMPLETED the service request. Their system also indicated that I owed them $75 for the service request (that never happened).
I called them and they admitted that someone completed it but their systems couldn't tell me who completed it (yeah sure). They tried to get me to directly contact their contracted plumbing service, All Express Plumbing (who by the way has over 50% 1 star reviews on Yelp).
