    They have been efficient, fair and their customer service is excellent. I had been with American Home Shield for ten years and wish I had changed years ago to FAHW. The technicians they have sent me have all been excellent with only one exception. With AHS I found they often sent me many technicians who lied, or cheated me. I have greater peace of mind now when I place a service request as I know I will get good service or FAHW will fix it and send someone better if I am not satisfied. Great service!

    I called in the repair order on 08 OCT 2018 and Antech Appliances gave me an appointment for 11 OCT 2018 between 4 - 8 PM. No one showed up or called me and so I called at 8:15 PM and they were closed. I called them and 1st American on 12 OCT and with NO explanation they gave me another appointment for 15 OCT 2018. The technician was on time and professionally completed the repair.

    I give very high marks to FAHW and their sub-contractors. My garage door opener stopped working and I called FAHW and they arranged for someone to come out. Within 24 hours I had an appointment with a sub-contractor. The sub-contractor was on time, professional, thorough and polite. My only issue is that the warranty did not allow him to replace my garage door opener with the same accessories as the broken opener, i.e. a keypad for the outside of the garage and the same type of controls for inside the garage. That aside, the sub-contractor keyed the remote control and rekeyed the universal remote that I had. All around very good experience. This was the second time I've had to use the warranty and I am very pleased. Everyone that buys an older home should purchase a warranty and I recommend FAHW.

    Going on 3 weeks without a working refrigerator and no one seems to want to help or get things done in a timely manner. A refrigerator is an essential part to a home and you would think that a warranty company would understand that and do what they could to get it fixed or replaced. Not this one. After tech came out and recommended replacement, we were told a 2nd opinion was needed...thus more time with no food in the house. Measley $75 compensation offered after 2 weeks of complaining. Food costs way more than that. I am suggesting our landlord cancel her service as over the past 6 years we could have saved up to purchase a fridge same day for what she's paid in service fees. I'd give a negative rating if I could.

    The first technician came to my house and said that the outlet problem couldn't repaired. Because the issue was blocked in the kitchen cabinets and walls. She claimed that in order to repair it, I need to open the wall for her to diagnosis it but fix it. I really don't believe that is necessary to do so.     The call out time for the plumber was over a week. The warranty company canceled the original service call without telling us, so we had no idea that we needed to reschedule the service. The plumber was unable to fix or diagnose our issue, and we are having to hire an outside plumber. With that said, everyone we dealt with was very polite and professional in all their dealings with us, and once we got the second ticket scheduled, the plumber that came to our house was great, even though he couldn't solve our problem.

    Took over 2 months for them to get my AC fixed. My case was opened in August, and my AC does not get fixed until last week. Every time, they send in a different technician and every time right after the tech left. First American will try to close the case without knowing if the issue get resolved. I asked why it takes so long to schedule the appointment, the tech told me because you have a home warranty. The service company will take care of people who do not have warranty first. Both FAHW and Tech have a good attitude, but it does not help to solve the issue. It is FL, 2 month AC issue.

    By the way, any time schedule an appointment with HVAC service provider, the appointment would be 3 hours. They will talk you their tech will be at your home any time between 8-11am. I guess you will need to wait for them to show up between the scheduled time. The company did not send anyone for 2 appointments. Neither First American Home Warranty and the HVAC will to provide any reasonable explanation for their customer. If I do not have the warranty, I will spend $200-300 more to get my AC fixed in a much shorter time. Before considering buy Home Warranty, make sure do enough homework.

    First American was very accommodating because of our area and the lack of contractors that do the type of work that they assign. Most of the time, submitting a claim is good but I’ve had a couple of instances which I was not happy about because of the length of time it took from the time I made my claim to the time someone actually came here. When something in the air conditioner went wrong, I tried to tell them that I have a child with special needs. We had to go to a hotel the summer before last because it took so long to get a part. My most recent claim was for our swimming pool pump that we purchased just after it was a year old. It was 10 days when it was finally fixed. I get paranoid about my pool getting all sorts of algae, but the guy that came did a very good job.

    One time, we had something going on with the upstairs air conditioning and since it was really hot in August, we went ahead and paid for the service ourselves, rather than wait for the contractor. I called on a Friday and they weren’t able to even come and look at it till the following Tuesday. When they came, they said it needed something and they would be back in a couple more days. It was a good week and that was too long to be without air conditioning where we live in South Texas. The quality of the work is good but it would be a great idea to combine a couple of other companies to help shorten the length of time to get things done on the claims that we make.

    As a first time Homeowner you expect things to pop up from time to time. If you're smart you purchase an home warranty to help with those covered situations as well. I have never been so disappointed with a service in my life. First time filing a claim and hope to be the last. Long waits, then being placed on hold for eternity. Then to have your contracting company continue to say they sent you the report and for you to say you don't have it. To the agent with First American call the contractor and still not get the report, I turn around and call contractor myself and they have the report and state they have sent.

    I understand that I may not be a priority to you but me not have my entire stove functioning is a priority to me. You wanted the cost of their warranty right away, you wanted your service fee right away. Well I WANT MY SERVICE AND MY RANGE RIGHT AWAY. There is nothing FIRST about First American Home Warranty. DO BETTER, BE HONEST. How can you not trust your own contractor who happens to be General Electric the very people who built the range. If they say nonrepairable I'm pretty sure it's nonrepairable.

    When I moved to Texas, I looked for home warranty companies online. First American's policy was better and they offered me more so I went with them. It's been almost six years now since I've had them. First American is a good company. Their rates are reasonable and the deductible is great. If there's something that needs to be fixed, the $75 includes their service fee to come out to my home and I don't have to pay for whatever parts. And, as soon as I call, the ball is rolling immediately. They get on the issue and it's done quickly.

    My experience in submitting claims to them has been really good. I just call and I have the option to speak to somebody. Everybody is always nice, very informative and they give me all the information I need. They'd tell me that they're gonna send me an email and within 20 minutes, the email is there with the name of the person that's gonna come out, the phone number, claim number, everything. Everybody who has come out here to fix did a good job. I'm really happy with them. They were nice, very polite, considerate and they pay attention to what I tell them. The quality of their work was really good, too.

    When I filed a claim at First American, I paid for it online and then they contacted me and said a company would be in touch with me. When that company contacted me, they told me it was gonna be over a week before they could get someone out. When I called First American back to request another firm, they said that they were only contracted with two companies, which I was a little disappointed with since I live in a pretty densely populated area. I had to wait quite a while to get my claim fulfilled. But overall I was pleased with everything. The claim was very easy to place online and I'm glad I was able to pay for it right away. When I told the contractor company itself about the issue, they were able to work around and squeeze me in faster.

    The owner of the house that I rent purchased a warranty coverage for it from First American. I called to submit a claim with them for a dryer and the reps were able to help me. The claims process was easy. The contractor gave me a time frame of when they would be here and they were on it. The tech who came to our home was very helpful and friendly, and everything was fine with him. He ordered a part that was required, then he came back a few weeks later and did the repair work. The dryer is working fine now so the work that was performed was good. It usually takes two to three weeks from the time I submit a claim until everything is fixed.

    I have no complaints about FAHM. When I bought my home, the plan was included. I used them a few times and the folks who showed up did a good job. Overall, the experience was good. What I write about here concerns their consumer sales representatives. We decided to let our policy lapse as we didn't feel the need to continue it. It's a fair product and a fair price, but it wasn't for us. We have received about 5 letters in the mail reminding us that our policy is set to expire. No big deal, we can jam those in the shredder. Then the emails came from Joshua ** (ext ** - who, by the way, no longer picks up his phone when I call him). Four emails total. Easy enough to delete, I suppose.

    Then the phone calls started: 6 CALLS AND TWO VOICE MESSAGES IN THREE DAYS. Seriously Joshua ** (ext. **)? Finally, I picked up the phone to see what he, who by the way called from a number from my native area code so that I would pick up the phone - fairly sleazy telemarketing nonsense - instead of calling from his actual phone number, wanted. He asked me why I hadn't returned his call or answered his email. Ummm... Bruh. So, because I haven't responded to you, that gives you license to continue to harass me and call me multiple times a day? Nope. I told him I wasn't interested, but he responded by implying that I was on the hook for cost of the renewal.

    That's not how contract law works, my friend. In the middle of this exchange, he abruptly and quite rudely hung up on me. First American, please train your sales staff on proper etiquette. I understand they work on commission, but life is too hard (and short) to have to deal with these shenanigans and fend off these predatory clowns who are rude and pushy.

    I’m very pleased with First American. It's pretty easy submitting a claim except for my billing experience the very first time. They gave me a post-office box to send the $75 check to, instead of paying the plumber that did the service call. But it never reached there, and it was a hassle. They kept saying I owe $75. Finally, I went to the bank and I said to stop payment on that. First American told me to just put it on my credit card account. The check has never been cashed to this day, and that was back in March and that wasn’t a very good experience. But the last time, I had occasion to use the warranty service with the same plumber again. I gave him the $75 and let him send it in. He was wonderful and I wouldn’t hesitate to use him again, even not on the warranty. Everything’s been fine since the repair. First American is a worthwhile investment as well.

    For the last several weeks we had a problem with the toilet flushing correctly - you would have to hold the handle down until it completed, otherwise the flapper ball would close early and you would get a half-flush. Resurrection Plumbing, Oceanside, was sent and confirmed that we had to hold the handle down until the flush completed. They collected the $75 service charge and left. We called First American and told them we were unhappy with the service. They then sent ML Plumbing, Carlsbad. The technician verified that the handle had to be held down and that was due to wear. He replaced the handle and linkage and the toilet flushes correctly now. The technician arrived on time, looked at the problem, fixed it, we signed off the paperwork and he was done within 45 minutes. A nice job.

    First American Home Warranty was recommended to me by a Veterans group. I was informed they were the GO TO service for first time homeowners. I found this not to be the case. I would not recommend them to Veterans, first time homeowners or anyone. I had an Air Conditioning issue that needed repair. This turned into endless delays and finally get the entire unit replaced. During that time I was sent a reimbursement check for fans we had to get because of all the delays. When the repair person finally replaced the Air Conditioning unit he did a second rate incomplete job. I had no idea the job was incomplete until months later when my warranty was expired and I choose to go with another company.

    Their repair technician came in and found work had been missed in the installation of the Air conditioning unit. I was charged a fee for this check. I called the original repair person from First American Home Warranty to return and resolve the issue. He returned and completed the work however, he charged me a fee. I called First American Home Warranty and spoke to a very rude agent that told me they could not help me.

    Days later I was called back by someone in Claims Resolutions informing me I would receive reimbursement checks for the fees I paid. When I later deposited these checked they bounced. When I called to check on this I was told someone would get back to me. A month went by before someone got back to me informing me the checks had been deposited. This was an error. When I tried to discuss this with a supervisor she hung up on me. A mistake had been made and to not fully investigate the issue and follow up is just poor customer service and bad business. This type of customer service is terrible. In my opinion Veterans and first time homeowners should choose another Home Warranty.

    I was doing some research online for a home warranty protection plan and I spoke to a couple of different representatives from a few different home warranty companies, and I really felt that First American was my best way to cope. The representative was exceptional and answered all of my questions. He was very honest with me and he wasn't pulling any punches.

    Submitting claims with them has been a very seamless process and one particular person that I've worked with was extremely satisfactory and exceeded all my expectations. However, I had a lot of issues with the manager in the appliance repair company. He was very sneaky and he was not giving me the straight story. He was very condescending and very rude to me. The process was also very long because he kept saying how busy he was. So, I went without a refrigerator for about seven weeks. He kept blaming First American for not getting back with him and he told me that I should have gone with Old Republic, not First American because Old Republic is much better.

    I told him that I didn't think he was being honest with me and that he was the one who was dropping the ball. He said that he wasn't gonna do my job and that I could go somewhere else and start the process all over again. It was unfortunate, but it didn't have anything to do with First American, other than him representing one of the subcontractors for First American.

    I told the guy that I didn't wanna have any more issues and if he would just go ahead and see it through, that would be great. He came over to do the work himself with another technician and he told me if I didn't say a word to him and didn't address him in any way, he would come over and do my job. He told me he really didn't want to do my business. He was treating me like a child and he didn't want to assume responsibility. I went online and looked up the reviews for that particular repair company, and there were several comments about a particular individual that had similar experiences to me. They found the guy deceitful and lying and a shyster, so it wasn't just me.

    I've only filed two claims with First American and one exceeded my expectations, while the issue for the other one was resolved. I got my refrigerator fixed, but when the tech left, he didn't ask me to sign any papers saying that the job was completed. He also didn't leave me a warranty or anything regarding parts and labor as far as the compressor on my refrigerator, so I don't know if that is something usual and customary since they replaced a major part. I also don't know if that's something that I should have in my possession or not. However, I haven't had any problems with First American and I would stay with them forever.

    Everything has been going well since the repair. I already have referred them to my mom and my sister because I've been so impressed. They always follow up with a letter through the mail saying what was going on and that they have received my claim, and they are always available 24/7 if I have any questions. They're always accessible and when I had to call them, they were very helpful and very pleasant. They didn't seem bothered by my call at all and they were willing to handle my business.

    The first person sent diagnosed the problem while discarding our concerns and input. Said the water heater was working and the work order was closed but if we wanted to pay another 75.00 they would send someone out to check it again. We had someone come out and they replaced the thermocouple but said we needed the water heater replaced if this did not solve the problem, it did not so I contacted 1st American again and after sending them the written report from the plumber we hired they did send someone else out who did listened to the history of problems and did agree the water heater needed to be replaced. I expected the coverage would be fully covered but my out of pocket was another $320. Which brought the total out of pocket $570.00 and water heater replacement cost was $1300. I was disappointed.

Remediation efforts entailed me hiring a contractor to provide a 2nd opinion and providing the report to them.     It's pretty straightforward to deal with First American Home Buyers Protection. I submit claims online and customer service has worked with me when I’ve had issues. First American assigns a vendor within the first hour or two, and then depending on how urgent the issue is, a vendor shows up and works on my stuff and fixes it. Some vendors, for example, if you call up in the middle of summer for your AC, it might take them a couple of days to show up. If you call First American for your AC now, the vendors would show up the same day. Every vendor that has come here to do some work have all been great, except one instance. Otherwise, everybody has done a great job and no issues at all. I like the work that they do. Everything is great.

    American Home Standard was doubling their premium because of all the claims I had. I went to another one and they turned out it was defrauded. So, I went and looked up First American Home Buyers Protection and because I had to use their service for a title thing. It looked like they had good reports and then I liked the rep and she was locally-based, so I decided to give them a shot.

    I would like to share my experience. It was not at all a pleasant one. First, my hot water heater went out by way of a leak for over 6 hours while I was away at work. Luckily my pan with drain to outside was able to catch most of the leakage. So the damage was minimal. So to begin my claim, I called the warranty company. They scheduled Anytime Home Services for the next day. They arrived on time. The gentleman informed me of several modifications that were required to proceed. These modifications involved making the electrical connections and the T&P connection. These are both items that in most cases are typical installation procedure.

    Now, it is only fair to state that I am a superintendent for a very large construction company. The install of a HWH is elementary in my scope of knowledge. So I let him proceed to talk as if I knew nothing about any of this. And let me tell ya...this was a real thrill for me!! First thing, he calls his colleague with the restoration services company to get right over due to mold already growing in my walls. It had been 6 hours, so we should all know this is impossible. I deflected him when he unknowingly gave him my number and proceeded to call me whilst speaking with the warranty company in my driveway. Brash, yes. But a hustle is a hustle.

    Next, I was informed that the warranty company would most likely cover the unit itself but not the "necessary modifications". My house is 9 yrs old. It is in no way out of code compliance nor is it in need of any modifications whatsoever. The T&P reattaches just as it should with no modifications at all for starters, and how exactly is a typical installation a modification? And the electrical connection? Quite confusing to say the least. So what was the quote for all this extra work? $375.00. Yes...$375.00. So the $75.00 paid upon arrival to the tech. Then another $375. That's $450.00 total. The HWH I just installed this evening was only $409.00+tax. And everything swapped right over. No extra "modifications". So to settle, they offered me a cash out price of $378.00. That was to find a contractor to furnish the HWH and install.

    So what I want to know is, with the $75.00 I have already paid for the guy to come out to make an attempt to rip me off, from the $378.00 I will receive in 7-10 business days, where is the good in having this home warranty? My options were to allow Anytime Home Services in Phoenix, AZ to screw me over and pay the $375.00+$75.00 service fee or take the $378.00 and do it myself with paying the $75.00 service fee. So to summarize, I paid $75.00. I will receive $378.00. So I have $303.00 to buy a HWH and install it myself. The entire shebang has cost me over $100.00 and I must dispose of my old HWH. And I pay for their service? Not anymore I don't. I just wanted to share my experience...be aware of First American Home Warranty and more so of Anytime Home Services. They are not honest business professionals.

    We had a claim for a toilet, which we submitted by phone to First American, and the plumbers took forever and were not very professional. They were responsive initially but when they came out, they didn't have the right part. Then it became a huge deal to find the right part but it shouldn't have been because I could go online and find a source. Also, they didn't call us back to tell us that they couldn't find the part. Our toilet is a different one, not a Kohler or American Standard like the tech knew about, so they were having a very hard time. But I was able to go online and find someone who sold the toilets and the parts locally.

    Then, while the toilet was not yet fixed, our claim was marked as paid or taken care of, the plumber got his money from First American, and First American sent us a bill when nothing had ever been done yet. Finally, we called the tech and he responded. Then he came out here and I told him where to go to get the part, but he just sort of ignored all of it. In a very roundabout way, they got my toilet fixed in the end, but it was over five weeks before the issue resolved.

    We also had two claims for the oven and First American wouldn't let me go to Thermador, which was the maker of the stove. We had to use these other guys. The ones that First American sent came out right away and fixed our initial problem with smelling gas when we turned the oven on. Five weeks later, one week out of the warranty of 30 days for fixing that, it started smelling gas again. First American doesn't guarantee anything past 30 days, which is pretty ridiculous for fixing a stove, and we had to pay the service fee again when they sent the same company out. It was only $75 but that irritated me. Plus, the tech was Russian who was speaking English with a Russian accent, and he was to be here between 8:00 and 12:00, but he showed up at 1:30.     We also called on the pool pump and had a similar situation where the guy took forever to come out. So, my bottom line is, the vendors that First American are picking to do the works do not sound like top-drawer people. It seems like they're finding the cheapest people they can find and not thinking much about the customer service part of it. So I'm not satisfied with my experience at all.

    This review is more of a warning than a review. One star too many for American Home Warranty. I have been a paying customer of First American Home Warranty for the past three years. About couple of months ago I found out I had a water leak. Following the guidance of the insurer representative I ordered a plumbing company to perform the repairs at over $7,000 that I had to pay. Of course the "warranty" did not warrant the type of damage I had. The insurer always will find ways not to cover. To top it off, for the last two (2) weeks I have been chasing the insurer's representative for a $500 reimbursement that American Home Warranty is liable for but obviously does not honor.

I have to follow up with some phone calls and I hope there will be a little more openness with representatives. It sounded like they were trying to get another co-pay out of me for the same repair.     I submit my claim to First American through their website directly. It's fairly quick and easy. I just go online, select what the issue is and give a brief description. First American then reaches out. They'll give me a little bit of information as far as who they're gonna contract out, and then I'll receive a call from that corporation also. The most recent one that I had, they dispatched the technician within 48 hours.

    The technician was able to get the issue resolved really quickly. Our garage door got repaired within 15 minutes. They were in and out. But there was about a few-week turnaround with not much communication in terms of when they were gonna come out the second time so that I didn't care for. But the two times that I have had to use the warranty, it has been a pleasant experience overall.

    I purchased a new home and I thought it was a good idea to pick up a home warranty policy at that time. I had received information from First American Home Warranty and read over the information, and it seemed like a good idea. Filing a claim with them was easy. Everything was done right over the phone and the process was very simple and only took a few minutes. I prefer to speak with the reps whenever I can, so I did that and they were great.

    I've had to use First American for issues with an air conditioning unit and a water heater. Both times, everything went perfectly. The contractors that they sent out were nice companies and they were great. The techs were very nice people and they were good.     I submitted a claim for Dryer service on September 25th, 2018. The contractor came out initially to inspect the unit on September 28th. During the inspection he said the dryer was not working because a number of sensors were burned out because of a fire on the inside of the Dryer. This sounded hazardous. I asked for a replacement rather than repair. The phone support said, “No. The contractor recommended parts replacement.” They also recommended that I look at the damage with the contractor while they were there to see how extensive the fire was. The contractor came back to repair the unit October 10th. When he arrived he looked at his parts and noted that a main one was the wrong part. He put in for a reorder right there.

    Then we looked at the inside together. It was charred extensively. He said it was an unusual amount and I could take pictures and send to First American asking for a replacement as it looked like an unsafe fire. He also said the drum and back wall was charred which would make all clothes smell smoky so that was a second issue that needed to be addressed. I took the pictures and submitted to First American. I called back First American and the phone support said the contractor informed that they were just ordering parts and they would have to recommend a new dryer. I called the contractor and they said they don't recommend replacements they just order parts to repair and if they can't they forward that info to First American.

    I called back First American and they said again the contractor has to recommend a replacement. I said, “Ok if you replace the parts what are you going to do about the charred drum and wall?” The person on the phone said First American does not cover that. He submitted for review. I have not heard back. My review is that First American customer service does not listen to or address situations that fall outside of their standard repair path. They merely echo back their standard course of action like a robot. My dryer is an example. According to First American they will put the unit back in operation without a serious evaluation of the hazard caused by the fire and without addressing the charred parts. For further information I am pasting below a copy of the messages I have left on the case. I have also been talking on the phone, but only one of my messages was answered on the website.

    I called in a problem with my AC back in August 2018. The first technician sent out would not speak to me about the problem, did a basic inspection, told me everything was working. And left. During extreme heat, my AC would not cool the house below 80°. The second technician came out and informed me that the unit needed cleaning and service and that there was a crack in my duct in the attic. FAH called and denied my claim for attic insulation. The rep that called did not know the terminology or the extent of what is covered in this policy.

    I then had an AC technician local to my area come out and completely service and inspect my unit. I paid for this. He photographed and estimated that my ductwork in the attic was over 30 years old and rotting from the heat the builds in the attic. FAH sent a third technician out, who happened to be 6 foot two, and would not go into the attic. He only looked in from the top of his ladder. He proceeded to report that my ductwork was missing parts and had been tampered with. I called in again. A fourth technician was sent out and went into the attic, taped up some pieces of the collapsed and failed ductwork and proceeded to tell me it’s repaired. When I question this, he was rude and argumentative.

    There has been no consistency or logic with any of the technicians they select from their list. None of them are local to my area where the heat in my attic reaches up to 150° during the summer. I feel as though they select technicians that are only going to represent them and have no interest in reporting honestly. This all comes after spending an hour on the phone a week ago and being disconnected. No one FAH called me back. It is now late October. I will probably lose this battle. But I hope none of you will make the same mistake by using them.

    I upgraded the Warranty when we bought the home specifically for the Refrigerator. It is a Custom Refrigerator $6-8k unit. After 3 Months in our new home, the Refrigerator started warming up and dripping water from the Condenser, was glad I upgraded. Contacted FAHW immediately. They sent Contractor out August 25th. He found Compressor to be faulty and said he could repair it. FAHW wanted a 2nd opinion. Finally got thru that after several days. We elected to have the Refrigerator repaired and FAHW Ordered the Parts on Sept. 15th. The Contractor they hired was the Original Technician.

    After I called him 3 times, He finally carved out time to come on Sept. 28th and was in our home until 11pm. Unit leaked out all the Refrigerant the next day and never got cold enough to freeze water. I let FAHW know everything along the way. After many Appointments with NO SHOWS by this Company, I called and complained to FAHW as I felt abandoned to deal with the Contractor they hired. They assured me they would have this Contractor back out, and he did come back last Wednesday Oct. 10th.

    By Friday the Freezer still was barely hitting 20 degrees and takes 8 hours to freeze ice in a Tupperware. Freezer is now at 27 degrees Fahrenheit. I have let FAHW and the Contractor know this. I have gotten no response from either. It is Oct. 14th. 6 People live here. So much Anxiety over this. Literally feel abandoned. Shame for how this has been handled. I don't even know what to do. I have written 7 messages in their message Center to call me since Oct. 10th to discuss the next step, and have gotten no responses.

    We had submitted three claims and two of them went very smoothly and quickly. I have filed claims online and over the phone, and both were simple. The reps I had spoken with over the phone were knowledgeable, efficient and fast too. They knew how to get us where we needed to go quickly. The quality of work from the contractors was excellent too. We had a situation with an air conditioner ductwork and the contractor did a great job.

    With one claim, we had a problem with the actual contractor. But First American did a really good job of giving us to a client specialist, and she did a really good job of helping us figure out a way around. We ended up doing kind of a direct with her. We found a contractor and then First American reimbursed us. Also, the contractor they had chosen was actually a really poor one. So we worked with the client specialist to get him off the list of what First American offers. That was satisfied pretty well. The claim just took a whole lot longer than it should have but that wasn’t the warranty company's fault. That was the contractor's fault.

    This is the company that reinforces all those negative stereotypes we have about insurance and warranty companies. I signed up with them when I first purchased my home and use their services twice. The first time was a simple repair on my stove which I had to pay a visit charge. The second time I needed them was for an air condition repair. They had someone come out to evaluate the problem three different times. All three times the person told me that the air condition system needed ductwork. Even though my policy includes ductwork First American refused to make the repairs.

    They said the repairs were too in-depth and would cost too much money and repeated that my policy did not cover ductwork. I even showed the policy to the contractor who came out to visit and he confirmed that my policy did include ductwork. I would suggest. They want your money, they get your money, and then will not do anything for you when you have a claim. They have a very substantial. No one has the type of money that it would take to follow through on their lack of service. Therefore the customer always loses. This company is not in business to supply service at all.

    They are in business to take your money. This is my honest review based on the service or should I say lack of service that I received from this company. I would never contract a company like this ever again and it makes me very leery of all insurance companies. I sit here in my home with no adequate air conditioning or heating and a warranty that is useless. Not even worth the $0.03 it cost to print. I'm very frustrated and I hope no one else falls in this trap.

    With the first home that I bought years ago, I didn't know anything about a home warranty. Then the heating and cooling system went out and I had to buy the replacement. After that, I started researching home warranties and I signed up with First American because of their competitive price. Since then, I've never been without a home warranty and I've always had First American with the exception of the first year that I bought this house because the previous owner had a different company. I've had a longstanding relationship with First American and I've been with them, on and off, for about 15 plus years or more. Right now, I'm in the process of selling my current home and relocating with my job. So, I put in the contract with First American as I wanted a home warranty with them.

    They've been great and I recommend them to people all the time. Normally, their contractors come within the window of communication they provide. But this year, I had an issue with the mile radius and who could service my Samsung front-load washer and dryer system. I'm right on the Mississippi, Tennessee line and with where I'm located on the state boarder, you could be having someone come from a much further distance by trying to get someone in the State of Mississippi versus if you want to cross the state line and having someone come from Tennessee. In that instance, they wanted to use Sears but Sears was backlogged for weeks and I couldn't be without a dryer for that long. So, First American gave me the option to get my own technician then submit all the invoices for reimbursement. So we worked it out, but that was the first time I ever had that issue.

    Other than that, all of the techs who came out were really professional. And when something they had fixed re-occurred, I had no issue when I reached out to them to tell them that I was having a similar problem. Then they came right back out until they got it resolved even if that meant they had to come on a Saturday. Also, when I called in, I don't recall ever getting someone that didn't take care of what I needed taken care of. I've heard some horror stories from co-workers on other home warranty places, especially when it comes down to their policies with the air conditioning, heating and cooling, and I've been thankful that I made the right choice with First American.

    Our coverage with First American is going on four years now and up until about seven months ago, I was very pleased. An incident happened when we had a backup in one of the drain lines and we had to call out a plumber. The first time Zeus Plumbing came out was a year and a half ago. The guy put on a little rubber and called it a balloon. They stuck it into the line and turned the water on. It was supposed to handle the blockage. They opened it last time. But every six to eight months, the line would back up again and we'd have to call somebody else.

    This last time, I wanted the contractor to look in the camera to find out because it seemed to be a recurring problem. So they put a camera in there, took a look and told my wife that it was really bad. We told them to go ahead and do the power jet thing for $350 to make sure it gets unclogged. It was some grease from the previous owners. But after it was all said and done, we had another plumber, who was recommended by First American, come out. They tried fixing the stoppage and then they told my wife they had to look at something else because there might be something else messed up in the line.

    When the guy from Zeus Plumbing came back, he told my wife it was gonna be $19,000 to fix it. My wife told me and when I asked what he was doing, she said that he was gonna double check. 20 minutes later, he came back and told my wife it was gonna be $29,000 to fix this. His company called about three days later, wanting to know when they could come out and start doing the work for the $29,000. But I told them not to bother. I had some friends who were plumbers and I got somebody else to take a look at the line. He said that the contractor was trying to put one on us. The contractor had lied to my wife.

    In the end, we had to pay $350 because Zeus Plumbing lied to First American. They said that they unclogged the line at 35 feet and that it was clean and cleared, but we insisted on them running the power jet thing. That was why they were charging $350. But the clog wasn't cleared and we didn’t request it. It was just a mess. I talked to the lady who handled the claim and told them that the contractor lied. I told First American to call Zeus Plumbing but of course, they said they did exactly what they said. So I was unhappy about that. It was a very bad experience and I told First American not to call Zeus Plumbing out here to my house ever again.

    I also started reading my warranty. Zeus Plumbing only went 35 feet and the warranty said they could go up to 75. And after 75 feet, First American would have incurred the cost of using that machine to unclog it. This was mishandled. Some of the contractors that First American hired are not real good, and that’s one thing they might wanna check. They once sent somebody out to work on our air conditioning but the guy just stood outside. When he came back, he said our compressor was bad. He didn’t even do anything though. I was watching him.

    So I called some people that I knew and they went out there. The guy was inside and outside for about four hours and he charged us like $148. There was totally nothing wrong with the compressor. All the contractor was trying to do was get a new compressor. So he was probably just going to leave the old compressor in, keep the new compressor, bill First American and then bill us. On the other hand, First American had replaced a dishwasher and done other work. They sent electricians out a couple of times before and everything was good. First American has been really good. As a matter of fact, I've recommended them to a coworker who just bought a home and he got the warranty through them.

I submit claims over the phone and techs come out and fix my problem. The techs that have come out to the house have been very nice. Once, they had to water-protect my washer and dryer.     I've heard about First American from a co-worker and I've been with them for two years now. However, submitting a claim to them was terrible. I’ve added extra coverage and everything that goes wrong is never covered. Also, I’m in a dispute with them right now. I had a part replaced in my overhead microwave and it was two months ago, the exact same part that they replaced broke. They’re making me pay another $75 service fee and I am livid because it’s the exact, same thing.

    So, when I bought my house, it has two air conditioners. When I called them and said my air conditioner’s not working, it wasn’t’ covered because they didn’t know I had two. How am I supposed to know that? I’m a first time home buyer. It’s great to have First American, but the customer service sucks. One person will tell me one thing, the next person will tell me something different.

    I talked to First American's reps the other day and I flipped out and hang up on them because I got a $75 bill in the mail after they told me I was not gonna have to pay it. I’m very thorough because I know how things can get misconstrued and $75 is a lot of money. We’re getting into the holidays, I was not financially prepared for that. So, I’m very upset. Plus they raised their service fee, which I understand because everything goes up every year. Even so, with my air conditioner, I ended up having to pay $400 out of pocket because what was wrong wasn’t covered. So I’d better tell them I have two refrigerators because they never asked me. I’m super paranoid all the time if this and that are covered.

    I have been paying for their service for two years and have had a bad experience all around. First time I filed a claim, plumber came out and diagnosed the problem wrong and claimed they could not cover because I had a shared water line (I do not have a shared water line). Sent proof that they were wrong but still had to fight them to get another plumber. Finally they sent a second plumber who also diagnosed the problem wrong and claimed they couldn’t fix because there was mold (there was no mold and he was not certified to diagnose mold). I ended up just paying an outside plumber out of pocket to get the problem fixed instead of trying to fight them again and having to wait weeks and weeks and just letting the leak get worse and worse. They were also supposed to send someone to repair all the holes they made in the walls while looking for the problem but they never did.

    Another situation that happened was that I got a bill for a service I never requested. Called to find out that my account was being charged for a service at another residence, requested by someone who had no affiliation with me. Apparently it was on an account that had previously been closed. How does that happen!? They removed the charge from my account.

    Lastly I got the notice to renew but decided I was not going to renew. So I did not call to renew and I didn’t not renew online. But lo and behold my card was charged after the account should have expired. Went online and my account had automatically been renewed. I don’t think I have ever been so dissatisfied with a company ever. It was a waste of money.

    My daughter is in real estate and she recommends First American Home Buyers Protection to most of her clients. People have been very satisfied with First American. They have been very helpful, and she even uses them as a selling tool. Fortunately, my daughter has been bugging me to get First American for the longest time, and I never have.     Our warranty with First American was part of our home purchase when a home warranty was required and our broker suggested them. Filing claims with them has been very seamless, so we've kept renewing it every year since then and we've been with them for three years now. We’ve submitted the claim online, both times and that was easy. Then somebody followed-up usually within 24 hours with a phone call. The first time, they dispatched a contractor to our home after two days. With the second time, it was three days after. Both times, they had their local vendor reach out to us to schedule the service appointment. Usually, we've spoken with whoever the local company is.

    The interactions that we’ve had with the technicians that have come out to our home have been really good. The first issue we had was with our AC and the guy that came out was able to fix it easily. Then, the most recent issue we had was with our garbage disposal and the plumbers that they sent out were terrific. The quality of work that was performed was very good.     This company, if you can even call it that, is awful. DO NOT use this company for your coverage needs. The contractors that they use (I am in DFW) are instructed to try to get out of any repair. I stopped speaking to them on the phone, because it was a different story each time. I ONLY communicate with them online, so that I could document what I was told. I notified the attorney general in Texas, and they said that they only take action if they get a lot of complaints, so if you have had a poor experience, let them know! I just tried to cancel, and they said that I needed to send them an e-mail requesting pretty please, and then follow up with a phone call, only to get another story of how it takes up to 30 days to cancel. 30. DAYS. Do yourself a favor, and choose a different company.

    I submitted a garage door claim in February, no one contacted or called for two months, I told them to cancel for now. Reported the same claim again in July, it took two weeks for someone to come. They stated they had to order a part and rescheduled for the following week. No call no show, then see online it’s rescheduled for the following week... This goes on for a month. Week 5 someone finally comes to fix the garage door. I spoke to a supervisor and they said they’d refund my deductible, well over a month later and still no refund - basically took them 3 months to fix a garage door and it all comes down to them not wanting to replace anything - just repair it, even if it means inconveniencing you for months on end. Also, notice how they only reply to the good reviews. ;)

    We had a home warranty in the past and then we stopped it during the recession because we could't afford it at the time. When we started looking again at different home warranty companies, First American came up on the internet. We did some research and they have the best value for the dollar, deductible and cost, and what was covered so we decided to go with them this time.

    So far, we've only done one claim with them and the experience went well. When our ice maker in the refrigerator freezer was leaking, we called First American to file a claim and their contractor got right back to us and scheduled a time to come out. They were able to come out, did the repair and everything went well. The technician was very knowledgeable and helpful. He fixed freezer without any problem. I’m usually the fix-it guy but it’s just nice when there’s something that I can’t fix, we can call somebody and they can come out and get it taken care of for us. So far, we’ve been very happy with First American and we’ll continue to keep it.

    We had no heat Friday night and called First Am in the morning to get this fixed. They gave us a name of a company and said they would contact us within 24 to 48 hours. We live in Colorado and we are already in the 30's at night. We explained that we could not wait until Monday for them to call and they said they would add a note that it was urgent. We found a company close by and had them come check it out and our heat board was out. We called First Am Warranty again explaining that we needed this fixed today and requested they use this company. They said no. We needed to use the company that they gave us. We had no choice but to pay for the repair ourselves since it was an emergency. When you call you just keep hearing the same thing over and over again. They do not help you in an emergency at all! Very unhappy with the whole experience. We are looking into cancelling our warranty.

    First American has been great to us over the years and I have always recommended them to others. However, we have a horrible experience recently with them. Our AC was acting up in March and they sent one of their companies to replace the coils. This company did not replace the dyers and since that happened our ac has not worked properly and has cost us $400+ in utility bills. We called them soon after to send someone because it was not cooling and the compressor was making weird noises. They sent a new company and they said it was low on Freon and completely ignored our complaints about the noises. They put more Freon in and left. We called the HW back days later because the noise was still happening and the house wasn't cooling.

    The same ac company came out. They said it was low again and wanted to put more Freon in... my husband told them again about the noise and the tech said it was due to the Freon being low. My husband called the ac company and spoke with a supervisor. They sent the same guy out to run a test to see if there was a leak. He said he found one and it would cost us 1k in parts to repair which were not covered under our home warranty. We called First American and told them about the issue. They said we could call a licensed ac company for a second opinion. We did, this ac company said there was no leak and the issue is due to the unit being overcharged with Freon and the dryers not being replaced when the coils were back in March.

    We called First American to let them know what he found and they sent another company out to look again. This company agreed with the findings. Unfortunately, our compressor is blown and now we have to get a new unit in the attic because of the upgrade to the new compressor. This upgrade wouldn't have been necessary had the dryers been changed and it not have been overcharged. First American won't cover 1k of the repairs even after admitting it was all due to their techs. We have had $400 electric bills all summer and barely any ac and have been without ac completely for over a month now waiting on these parts. We are stuck with paying.

    My husband has spoken with multiple people at First American and all of them agree this is their fault but won't help us with the cost of repairs. I'm disgusted and feel sad that they have failed us so badly. We have no choice except to pay the out of pocket expenses at this point. I hope that this will get the attention of someone at First American who cares about customer service and they will do the right thing and help us cover this expenses. It's a shame a company who has been there for us for so long is hanging us out to dry.

    I had fantastic experiences in submitting claims with First American Home Buyers Protection. They have been very seamless. I love the online. A contractor comes within 24 or 48 hours and every one of the technicians has been great. The only small issue that I had was I paid the fee online and the tech also took the payment, but I ended up getting that refunded. It took two days for that to be resolved. Also, the guy who did my electrical for my fluorescent light fixed it and then went above and beyond and fixed the one next to it that I didn’t realize had an issue.

    One time, I had a rental property and I tried Choice Home Protection. They sucked and I hated them. It was terrible. I heard about First American Home Buyers Protection from my cousin who is a real estate agent. Everyone there has been really nice. Their claims process is really easy and the contractors they send are really good. However, they need to get more electrical contractors as there is only one in Tucson. I like him and he does his best. He tries to get to my place in a timely manner. Still, he's the only one and First American is at his mercy. Nevertheless, the company has a little biodiversity in the companies that it deals with. Normally, contractors get back pretty quick.

    When I bought my house, the previous owner had bought the First American policy and I took it over. It was very comfortable to have that coverage on all the appliances and problems in the house. It has always been nice to know that I had something to cover me in case there were problems. Submitting a claim goes pretty well. We did it on the phone but now, we do it online and the response time is usually really good from the contractors. I’ve had quite a few claims in the last year and I’ve been very impressed. Also, it has always been efficient with the techs. They may have been one or two over the years that we haven’t been a 100% satisfied with, but First American always took care of whatever situation arose. I’ve referred them to a few friends who are also very happy with the service. So, it’s nice to know that I can refer with confidence.

    Put in a claim on September 13 to fix the AC unit. The contractor came out and stated I needed a new Evap coil. Three weeks passed and on October 8 I had to call First American Home Warranty to check on the status. Customer service was very short and less than polite and stated "you will need to pay $1100 for the repair. These parts/labor are not covered under the warranty." Granted the room has been 94° for over three weeks and received no notification of this outlandish fee. Do not waste $480 or more on this home warranty as this was the second repair that was not covered. You'll have better luck elsewhere.

    First American Home Warranty did resolve the issue with the Washing Machine and paid is out for the stove, but the process to closure was still one that shouldn’t have been so difficult. The main frustration, which continued even with the new representative whom was almost worse, was they lacked communication and wouldn’t answer the phone. They would then send a letter that they couldn’t get in touch with us or they would send us an email directly after i left a voicemail which showed they were screening calls and just didn’t want to talk.

    Overall i am happy that the situation is resolved but still unhappy with the way that First American Home Warranty carries themselves and their customer service. I will stay with this company and hope that we just fell into an unlucky situation this time.

    My wife and I have had First American Home Warranty on multiple properties that we own and I have to say that the service has been very lacking. We have been without a washing machine and an oven now for about a month, and have had 2-3 visits from the technicians. The Individual who was assigned to our case is almost impossible to get in touch with and doesn't return calls, so trying to get a resolution is about impossible. Then when they do finally say we have a replacement it isn't even close to being what is needed (Recommended a stand alone Oven/Stove when we need a slide in oven). I can honestly say that right now if I were asked to recommend this company I would be very hesitant. In the past they were way more responsive, so maybe we got the luck of the draw on this one and ended up with a bad representative. Either way, definitely not a happy customer at this point!

    This is the worst company I've ever worked with. It's nothing more than a scam and I'd encourage you to read their Yelp page as I don't believe any of these positive reviews are real. When our AC first broke it took months and numerous hours on the phone to fix because they kept sending out incompetent techs who either never show up or didn't do anything to fix the issue. I had one guy actually say he was going to go buy a part and never came back. Then when we got our own estimate for an outside person we can't get anyone to answer any emails or phone messages. The only person you can get on the phone is someone from the call center who says they are going to call your case manager/supervisor for you just to return to the line to say they are not available but you can leave a message and they will also send out an email for that person to call you back.

    I've been doing that same dance for about 2 months now and never once does anyone email you back or call you back. I call the case manager's direct line at all hours of their business hours and NEVER get anyone on the phone. It's hard to believe anyone even works in that office. I work in a customer service industry and would never dream of treating my clients this way. DO NOT WASTE any time or money with this company and do not believe any positive reviews. Here's the Yelp page where you can read the horror stories. **. You will see that the same complaints get repeated over and over. They should be sued and stripped of their business license. THIS IS A SCAM COMPANY!!!

    We had a working washing machine go out during our home warranty period. The technician came out and told us the water sensor and board needed to be replaced. He was writing up a report to have the unit replaced. First American said the report had physical damage. There was no physical damage at all. This was just a way to deny the claim. I personally talked to the service company. They sent out which was Alliance Heating & Air. They did not put this in the report so this was 100% a ploy to deny a claim.

    I have been with First American Home Buyers Protection for quite a while and at one point, I had a policy on each of my two rental properties and my personal home, but the last four months has been one nightmare after another. I submit my claims over the phone and years ago, I sat forever to get them to answer the phone, but now, it's prompt and they answer within 15 minutes. I find anybody who answered the phone to be rude, although they get it done. I would have to insist on not having certain people come and take some persuasion.

    I don’t want certain vendors at my house and I had a horrible summer. I had an air conditioner go down in July, but according to First American Home Buyers, because I have more than one central air conditioning unit, my air conditioning issue was not an emergency. I had major shoulder surgery at the end of June and it was an emergency. I could not sleep in my bedroom and I had to sleep downstairs in the office on a recliner chair. I couldn’t even get upstairs, but they didn’t care.

    It took calling 20 times a day and being on hold for an hour at a time. They finally scheduled somebody out here about eight days after my unit stopped working. The guy supposedly fixed it, but after four weeks, it didn’t work. It went on when it wanted to, it went off, it didn’t go off, and I had to go outside and pull the breaker. They said that they can't fix it because the air conditioner has zone, which means one air conditioner does three rooms, each on a thermostat, so we called out the air conditioning people that do zone rendered $650 after they were up in my attic for hours at a time trying to figure it out.

    The repairman asked if I had any work done on the unit because of the way the flappers open and close. I said that I had it done about six weeks ago. He went down and looked at it and said that the previous techs didn’t put it back together right, so the connectors weren’t working properly. It cost me $650 in addition to weeks of people coming over because First American uses second to third-rate repair companies at best. It got fixed and it is working. On the other hand, our washing machine had a problem and they sent somebody over the next day, and the guy was great. It took a week for the part, but it is now working great.

    I had talked to one rep last summer when I had an air conditioner problem and he said, “If you have a sentiment, then just cancel your warranty with us,” because I said that I can't get anybody to come out and I wanted to talk to a supervisor. He told me to sign out and just cancel it. When we called to sign up, they were the sweetest, nicest, most friendly, helpful people, but when I need service, they don’t wanna go out. As a landlord, I own two rental properties and it is my obligation to have issues repaired within 24 hours.

    We've been using First American for 11 years, but I'm not happy about it. I just pay for certain repairs out of my pocket because I don’t trust them. I have a Sub-Zero refrigerator and when I told them I have Sub-Zero, they said that they couldn’t find anybody, so I called Sub-Zero and I paid for the repair even though it is insured and under warranty. First American is not great, but they are okay. I'm paying $125 a month, so I am paying a lot of money for this and it is $75 for the service call, and it is not cheap. On the other hand, if I need a new unit, then it's great because they're gonna have to repair it or replace it. The guy told me that if he can't fix it, it needs a whole new unit. They gave the bottom of the line, but I was ready to negotiate with them and I told them to give me the amount of money and I'll just get a top-of-the-line one.

    Our house was built in 1940 and we wanted to have a home warranty to be protected. First American has a reasonable cost and good reviews. It's very easy to file a claim with them and their reps have been great. They respond quickly and get folks out to us. They also follow up pretty well if the work has been done. But their contractors are sometimes not as responsive. There was one time where I had to call them a couple of times to get the info.     First American Home Buyers Protection was provided when I bought my home. I typically submit a claim via phone although their automated system is terrible to navigate, it's incredibly frustrating. I realized that it's possible to do an online claim. But for me, I prefer to call and make sure that they have a clear understanding of what the issue is. I just hope for the best until I can get someone that I can speak with. If you fail one round of speaking your concerns in the system, it starts allowing you to select. You can then input a number. However, I have a child, a dog and if they make any noise at all, it picks that up as a response that I'm making and all the prompts starts over. That doesn’t start the process off well because typically, you're calling because something is broken which isn’t fun.

    Nevertheless, their reps are always willing to help and willing to refer you out to somebody, but sometimes the communication is a bit difficult as far as explaining what the problem is and just to understand the representative. It's kind of hit or miss. For the most part, the problem that I seem to have is that you can't get the same person on the phone twice. And explaining the whole issue is difficult for me. They don’t want you to contact people individually. I was able to navigate to a person and I was able to speak with Manny. He was wonderful, very good at explaining the process and understanding some concerns that I had. He was really, really nice and I was able to get a direct extension from him.

    We've had good experiences with the technicians. However, the last time that we had an issue for the plumber, I called and my experience was bizarre. I Googled the company name to make sure I was calling the right place and they had horrible reviews online indicating that they would just come out to get the money for the service claim and that they would make up ridiculous repairs. It was awful. That was how I got in contact with Manny and he was incredibly helpful. I didn’t want the contractor in my home given a lot of the ratings that I saw and Manny was the one who got somebody out there very quickly.

    I was with American Home Shield for 15 years and I didn’t have very good satisfaction the last couple of years from them. When I was doing some research online, I came upon First American. I also looked at several other companies and all of the home warranty reviews were not great by all means, but First American's reviews were a lot better than others, so I went with them. When I filed my first claim, I did it online. But the other one I did on the phone because I had some questions. The reps I talked to were really good. I usually like to call in to see if my claim is covered before I waste anybody’s time submitting it and having the contractor call.

    Both claims were done pretty quickly and the turnaround time was quick. The contractor got a hold of me within 24 hours but the one with the appliance took a little bit later than, almost 2 days. However, it was something that could have waited. The contractor that was sent for the appliance was Sears and the gentleman that came out was super. The other claim involved a plumbing fix and that went smoothly. In the end, I got everything taken care of.

    Most of the contractors that First American sent out did a really good job. And Sears, who is the repair center for appliances, was really responsive, especially the gentleman that they sent out. He has been out twice and he explained everything. He is very good at what he does and that is extremely important. When I was with American Home Shield, they sent out contractors that did not know what they were doing, so it took four times to get things fixed. But with First American, they fixed my issues the first time.

    Called them on Sunday. It was an emergency situation. The main valve broke on outside, so I could not turn on the water for the entire house. Called in the claim around noon and followed up with them twice. Same answer - "someone will be with you within 24 hours". I explained I have no water, small kid and it is an emergency.     I put in a claim with First Home (my first claim) to get my water heater fixed after it went out. They sent out a plumber a day later to check it out, and comes to be that the water heater needed to be replaced. Note I had to call them to check on the progress... I did not receive a call from them. Once I spoke with someone I discovered that they barely covered any of the costs associated with the repairs and I was going to be out of pocket $545 and they were going to cover $410 which was only the cost of the new water heater and labor. Which by the way I felt was rather expensive and I was right... How do you not cover the pipes and drain that go with replacing a water heater? Anyway, I was told that the company will not be able to come out until 5 days later (mind you I have family coming in on the weekend and I have no hot water.)

    I told them that was not acceptable and asked if I could call another company to come out that can come sooner. I was told no. I "had" to wait until this company could come out in 5 days. What??? They did not even try to help me out after I had already been without hot water for 5 days and now I have to wait another 5 days which included the weekend in which my family was coming in town. So, a few hours later in my fit of frustration and rage I found another company that has the same coverage, cheaper per month, covers more than First Home American Warranty (saved me the $545 out of pocket cost), and allowed me to find someone that was available in a timely fashion to get my problem fixed. Their customer service is awful and are not sympathetic to their customer's needs. Please do your research and find a company that is about their customers and not their partner companies.

    Needed air conditioner & refrigerator repaired. Did not accept contractor offered for AC. Only AC option was a man who online was listed as in business less than 1 year, no reviews online, & his business address was listed as in a local apartment. Can't have our AC ruined by someone not qualified; not a real company. Accepted Sears as fridge repair; sounded good. Had appointment 1-5pm. Got call at 5pm that no one was available; will arrive next day 1-5. Waited again for 4 hours. No show, no call. Since fridge was old & needed food in the house(!), just gave up & bought a new fridge. First American Home Warranty no good if can't get anything repaired in a timely manner with a competent company. Next time we will read reviews of home warranty companies before buying - definitely not First American. Or as my husband said, tell realtor don't want home warranty, just have seller give us the cash instead of a home warranty!

    I liked First American's pricing. I haven't had any issues submitting a claim for service through them. Most of the time, when I submit a claim, it goes through the automated system. Then if I have an issue with the automated system not understanding what I'm looking for, I'll talk to a representative. It takes 24 hours for them to send someone out and sometimes, it takes 48 hours according to how busy the plumbers or air conditioner people are. It's a quick turnaround. I had a problem with one technician but everybody else who came out was nice. Overall, First American is a good company. They always try to resolve the issues, so I've never had a problem with them.

    I filed my claim with First American by phone and my experience was good. They made the appointments and got everybody to come out here. They also had everybody contact me right away. I had three different things I called about. One was my garage door. The people that came out for that were very good and quick. They fixed it in about 20 minutes.

    When I was reading through the First American manual, it said they do plumbing too. We had a leak in our tub. It was not too bad, but I wanted to get it fixed. The plumber tried to put a new part on, then went to the hardware store to get another part. He tried to put it on and that didn't work either. He said that someone had poked a hole in a pipe and that he couldn't fix it and went with a simple fix. He was gonna have to and take out the sheetrock and do plumbing from the back of the wall. He said my husband poked the hole. I said my husband wouldn't have stuck a screwdriver down there and that he did exactly what the plumber did. The pipe never got fixed and is still leaking, but I had to pay the $75.

    The dishwasher wouldn't go on and the dishwasher repairman came a week after everybody else and a day later than what he said. He was also complaining about having to come all the way out here to Moscow, Tennessee, about 30 minutes outside of Memphis. He ordered a new part for the dishwasher. The part was ordered a Saturday before Labor Day. I thought the part was supposed to come to my house, but it ended up going to him, so I didn't even know it was in.

    The next week, the plumber called me to say it had been there for about a week, but he couldn't come out until Saturday. I said that we were only 20 minutes outside of Collierville and to come out this way whenever he was in Collierville. He was said it was not as easy as that and that he has to schedule everything. When he finally brought it back out here, it didn't work when he put it in. He said that it doesn't work and that there was nothing else he could do. He left and nothing else ever happened. We were four weeks without a dishwasher. We just bought a new one because we were so tired of dealing with it and needed a new one. Two of the repairmen just wanted to get their $75 and get out. I was satisfied with the garage door person though.

    How to cancel First American Home Warranty and get refunded for remaining service not completed: email cancellationsupport@firstam.com. You will get an automated email saying 'your request is in process'. I'm not sure how long it will actually take but another Yelp review said it would take 30 days. That's quite a long time to remove a name from a database and send a check so it seems quite convenient for the warranty service to weasel another month of payment from the refund amount. I've had First American Home Warranty for about 6 months now. I made a claim early in my contract to do some simple electrical work. I never got a call from a contractor or the warranty company to set up an appointment. Later I checked the online dashboard to see what the status of the claim was and it was marked as 'completed'. That's when I began to be suspicious of the quality of the warranty service.

    A few weeks ago I followed up on my original claim and submitted it again. I also submitted a new claim for a plumbing leak. When you make a claim you are informed that a service contractor will contact you in 24 hours. This did not occur with one of the claims. The plumber eventually did make his appointment and I paid him $75 for 5 minutes of his time to tighten a pipe. That's fine, it could have been more complicated... I didn't know. The other appointment with the electrician was made for the following week. I took a day off of work to make the appointment because I live in an area with terrible traffic and that is the only way to meet an appointment with a four hour window. I got a notification from the warranty service that the technician was on his way (during the final minutes of the four hour arrival window). When the technician was a block away I got a notice saying the appointment was cancelled. I received no call or reason why.

    I immediately tried to contact the technician but there is no way to contact them directly. You have to go through the warranty service and the warranty service will only reply to messages or calls 24 hours after receiving them. I eventually found out that the reason posted for the cancelled appointment was that my address was out of service range. That was surprising because they knew my address before confirming the appointment. I called the warranty service to try to get a new technician that day because I didn't want to waste a day of lost income. Their warranty service will know nothing to accommodate poor service so good luck getting a service fee waived... but they will schedule another appointment for you.

    When the electrician finally did come the following week he was an hour late. He was a pleasant man but was unwilling to investigate the full extent of my electrical issue because it would require a lot of work. He made one small repair to fix a light switch but didn't fix the other switch that was the more complicated problem to solve. I paid him $75 dollars cash because that is what I was instructed to do by the warranty company. Now I have a notice in my dashboard that I haven't paid the service fee for the electrician... I'm really looking forward to resolving that issue. DO NOT use this warranty service. It will waste your time and money. It would be more economical to just find a good electrician and plumber through referral in your home's area.

    I was looking at the different prices of home warranties and I liked the service charges of First American, so I went with them. Their claims process is pretty unique because of the fact that once you put in the claim, they send you an email about it and assign it to a vendor. Then, a contractor will contact you roughly within 72 hours, depending on what is the situation. First American also provides you with a phone number, so if you take initiative and call the contractor, they will expedite and come that afternoon or evening or they might even come the following day. So it works out easily. Filing a claim on the phone seems to be a lot quicker than doing it online and when before a technician comes out, they call me or I call them. We set up an appointment time and their work is usually outstanding.

    I have a slab leak in my house, water coming out from underneath my wooden floors. Called in service on 9/29/2018 and was advised since it was an emergency I would be contacted within 8 hours. I was not contacted until 10/1/2018 at 7:30 pm and scheduled service for the following day. Due to the situation, we had to shut off our water and with three kids we had no choice but to stay somewhere else for the meantime. I've called to try and get this going and all I get is that they have documented my concerns. The lack of response and customer service from this company is unacceptable.     I am a realtor and First American come to our team meetings. They also send out flyers and tell us about their company. I have them at my own home as well. I liked the presentation that their rep, Ashley, did. She talked about covering things without quite as much of a fight over whether or not it was an old problem or a new problem, and I knew that lots of times with insurance companies, they'd just deny the claim and not even come look at it. Also, First American's air conditioning coverage was more than others with the Freon and the changing of technologies.

    When I called a claim in on their 800 number, I gave them my warranty numbers and claim information. Then they responded and had somebody out there within a day. It was weird that within a month of having signed up, something happened with the AC and they didn’t have coverage for that. It had something to do with the solenoid and the electrical thing that starts the unit. So far, the technicians who came out have been fine and they always solve the problem on the first trip out. But I had a little trouble with one that wasn’t qualified to do the work on the air conditioning unit, so I had a second visit but they fixed it. I would recommend First American.

    We contacted First American Home Warranty on a Sunday about a plumbing issue. They could not get someone to us until Thursday. We patiently waited, but the person that showed up didn’t have the equipment to fix the problem. They sent someone who did not have a big enough auger to clean out our outside drain?!? We still haven’t heard from them to send someone else and it’s been a week since we initially reported it. We now have sewage backing up in our basement. Currently I would not recommend this company. They have been terrible.

    I had a warranty with the house that I purchased but I wasn't satisfied or happy with the company. I started looking for alternatives and came across First American. Navigating their website is easy and self-explanatory but they need to fix something about it. The service request number and the confirmation number don't match so I can't see in my payment history a number that matches directly to the service history.

    Putting in a claim with First American is easy and by the time I submit it, they notify the technician who then contacts me within 24 hours. We have had no problems for the other trades that I've requested like HVAC and electric but Sears has been slow and stands out as not performing up to standard. Although they contact me within 24 hours, the earliest available service appointment is in two weeks. I had a recent service call with them and even after the part came in, it took them another two weeks to come back to install the part so, I'm not pleased with them as the service provider for appliance repair. But other than that, I'm satisfied with First American and I recommend them. I've had two other home warranty companies in the past with several houses that I've owned and First American is the one that I've settled with and kept.

    Having First American Home Warranty for several years I must say I had to file my first complaint. What the technician told me and told First American was two different stories. After waiting for weeks to speak to a supervisor of the AC company I was told a completely different story again. I contacted First American to file a complaint. I was told that a management representative would contact me and speak to me before resolution was made. However a resolution was made. I requested that the management please return my call so I could speak to them and explain my side of the story. After four or five calls and leaving messages... I was ignored. I find it sad that as a paying customer that listening to my side was not important to the management. I am very disappointed. I feel this is very unprofessional.

    Our First American warranty was given to us when we purchased the house and everything has been fine, so far, as far as submitting a claim. They're way better than American Home Shield, which we were previously with. The only hiccup is that we had to call and pay to have the appliances we currently have covered, like our refrigerator, washer, and dryer. But at least I checked on it. You never know if something could go wrong with the appliances. It was $90 and I paid for it over the phone.

    I call in when we submit claims and everything has been perfect. The only thing that I was confused about this time was that they would order parts and I wasn't used to that with American Home Shield. I was used with whoever tech AHS sent to help to order the parts. So, there was one time I thought the technician was ordering the part, but it was actually First American. I had to call and check on that because the people were coming back to fix the microwave. First American said the part had already been delivered and that the vendor should have called me. They got right on it and the people came out right away. Other than that, the techs they've sent out, because I have something to compare them with, have been more professional.

    Submitting a claim with First American has been good. However, their phone system of submitting a claim for services is a little difficult. It didn't really register what I was saying. I had to repeat myself. Also, I would prefer to be able to call something in but there wasn't any option to ask for a customer service rep to help out. I wasn't happy with their phone service, but I ended up using the online service, which was much better. Filing a claim online was much easier. First American is quick in sending a contractor out. I've had two different claims in the last six months. One of them was the air conditioning, and it was during the heat wave. It took a day or two for a contractor to get out. The gentleman came really late at night, but that was fine. The other claim was regarding the washer, and that took a day or two. So, it was quick still. The technicians did a really good job and they were very customer service oriented.

    When Contractors cause damage it is up to the homeowner to resolve. FAHW pays the contractor regardless if work wasn't done. One Contractor blamed a vent he could not see or properly checked. It is up to you to provide in writing with additional documentation why the initial Contractor’s diagnosis was incorrect. I received a letter from FAHW in Santa Rosa to do this even after the second Contractor diagnosed what the problem was, replaced parts, and with the same vent, he checked which was working properly. Both machines are working as designed with the repairs completed.

    This contractor (Axis Contractors) cancelled twice with me and then a third time yesterday. They told me that they could not find the pump for the dishwasher that they had ordered three weeks ago. So they cancelled another appointment when I had stayed over to have the dishwasher repaired. This behavior is totally unacceptable and they should not be on your contractor list. They also had me get a person to pull out the dishwasher as they said they don't remove dishwashers. This is totally unheard of and it cost me an additional $100 out of my pocket to do this. I told them that built-in dishwashers are repaired by plumbing contractors all the time and they remove them and repair them and put them back.

    I am totally disappointed in this situation as I won't be back to my house until Thanksgiving week and the dishwasher is in the middle of my kitchen floor disconnected. This is one of the worst experiences that I have had with your home warranty company in the many years that I have used you for myself and my clients.

    I’m disabled and on a fixed income. With a home warranty, I have that security and it’s easier for me to pay. It’s very easy to submit claims with First American. I can either do it online or call. I’ve had some close calls in emergencies such as no heat or no air or no refrigerator and the people at First American have always done their best to accommodate me. They’re really awesome. If I put in a claim and then I don’t get a call right away from the vendor that they are going to send out, or if that appointment seems too far for what I needed to be done, I always call First American and they always respond.

    I’m happy I have the program because I don’t have to figure out who to call. I don’t have to call 10 plumbers or 10 refrigerator people to get estimates and figure out who’s gonna get the job done. If something can’t be fixed, First American has got somebody watching the contractors and it’s not me. I’ve always felt really good about the technicians that have come out. They have always been kind, polite and nice, and I feel safe letting them in my home with me alone. They go straight to the job and resolve the issue.     Submitting claims with First American either by phone or online works well. Most of the technicians have been good. I had one incident that caused me some grief. My water heater is in the attic and the pan was cracked. I wound up with water dripping from my ceiling in my bathroom in the front. And so, I reported it. It was a big ordeal. The guy who came out said that my drain line was clogged and that he unstopped it and everything should be fine. I didn’t go up there and look. I got up in the middle of the night, and my ceiling in my bathroom has a crease and there was water steadily dripping again. I called the home warranty back, and I told them, “Don’t send them back to my house. We’ve got to get somebody else because the issue has not been resolved.” So, they sent Gringo out here and the issue was a high-pressure valve. I haven't had any problems since.

    This warranty program is a rip off. I filed 2 claims, one claim got fixed, the other one with the plumbing contractor never finished fixing the problem areas, so I get fed up and cancel my contract and was willing to pay for the lousy service I received plus a $50.00 fee for administration. Then the contractor filed a claim against me that they fixed it, so I in turn get charged an extra $150.00 and I had to fix the areas myself for $150.00. And to top it off First American Warranty paid them out of my refund money so I paid the plumbing contractor 3 times the amount they should have gotten.

    Seriously, this is not good business on either First American Home Warranty or the plumbing contractor they sent to my house. Never again. If they would have paid me back for the policy that I canceled within 2 weeks of using things would be different, this review would not be necessary. The only reason they got 2 stars is because of the appliance contractor who knew what he was doing.

    When we bought our home, one of the agents recommended First American over FHA. We got the first year free and we had a couple of things occur during that year. The people who had the home did not do very good upkeep of it. They just pieced it together and it was not quality work, so we figured we would be looking at some problems down the road, and we did. We had everything from air conditioning to heating, ductwork, pool work and spa work. I call First American when submitting a claim, but it also depends upon the how quickly things need to be done. If they pass me down the ladder and somebody can’t get to me in two or three days, I call them back and tell them that it is not acceptable, so they find another contractor and send them out to me on my timeframe. We’ve had a couple of bad experiences, but for the most part, we had good ones.

    First American's claim process was okay. I have one key person that I speak to and she has been a great benefit to helping others. The reps were professional, although there were some that did not know as much as others or did not know as much as me, so I would ask to speak to somebody higher up. We’ve had two technicians recently. The air conditioning went out in our home and the tech showed us where the condenser had gone out. He cleaned the unit up and it just needed to be hosed down a bit. Once he replaced the condenser, it worked fine.

    The gentleman who worked on my spa is one of only two people who were certified in the city of Memphis to fix my particular spa. It took him around six weeks to get the job done, but he got it done. I had surgery back in July 3rd and I really need the sauna. The quality of work on anything in regards to him was good, although it was not fast enough for me. He told me that the spa needed to be cleaned out, but I stopped using it for a few weeks and mold started building again. I was not physically capable of going back out and cleaning it as I had done before, so he wound up charging 200 something dollars to do that, on top of what he was making with First American and I felt like I was being gouged. Now, I’m still waiting on him to find some hydraulic lifts to open the spa with.

    I've had the First American Home Warranty for eight years and their reps have all been very helpful. I've placed most of my claims right online and it's very easy. I go on their website, put down whatever appliance it is and tell them what it's doing and then I usually get a call within 24 hours to set up a time to come out. Their techs have been good, though there was one time that I wasn’t thrilled with the person. But First American jumped right on it and sent someone else out who took care of it. He's the nicest guy in the world. I’ve had good experiences with First American and I've even recommended a couple of people to them as well.

    First time I used was with my garbage disposal. They sent a technician from Sears to see what was wrong. Technician said it was bad and needed a new one but come to find out Sears doesn't change out garbage disposal. So to me the company just wasted the 75.00 I paid to solve the problem. Now they telling me I have to get my own technician to replace it since they don't have anyone on the list. Plus I have to pay for the new garbage disposal and pay to have it put in then I mail them the receipts and they would reimburse. How ever long that may be. Crappy customer service. I mean really. It's just a garbage disposal.
