The representative from American Home Warranty was very helpful in taking care of my request and seeing that my problem was scheduled to be taken care of promptly. This is the second issue I have had and they really make sure you are satisfied. The companies they deal with have been very courteous and considerate. They handle the problem quickly and efficiently.

Replacement of Hot Water Heater. Other than not advising us what was to be done in a timely manner we were happy with T & N Plumbing. He came out. Said he needed to order a part. And then did not hear anything for 10+ days. We called in and found out they decided to install a new unit. Not replace a part. (30 yrs old unit). So would rate 4 out 5 stars.
Thank you Jan for your feedback and for choosing First American.

Pool heater stopped working. Called First American. Filed a claim. The heater would come on and then turn off almost immediately. They sent out a contractor who looked at it and said that it needed a valve replaced and then left. After 4 days, I called to find out the status. First American tells me that the case is closed, that the contractor says there was debris and smoke coming out of the heater. I don’t have any idea what he was talking about. That was not happening and had nothing to do with the claim. First American gave me no explanation other than they would contact the contractor. This type of thing happens every time I have ever filed a claim. Horrible company.

I appreciate First American warranty service. Although expensive, especially with the added cost of each $99 Service Call Fee, the response has been immediate. I'm paying for peace of mind. I would like to suggest that First American Home Warranty offer, for free, a seasonal heating service check-up. I recently paid $50 for a heat pump spring check-up.

The majority of positive reviews here are fake, just take a look at Yelp to see what people really have to say about these scumbags. Do not do business with this company! This is the worst home warranty company ever! Our water heater was not working, the first person they sent out just glanced at our water heater and said the vent was blocked, and that they would not cover the repair. He didn't even try to turn on the water heater, or test anything, then he said that we owed him a bunch of money for the diagnosis.
We spent several hours on the phone, and they finally agreed to send someone else to take a look at the water heater. The second person looked at it, tried to run some tests, and changed a part, plus he said that the problem was not the vent, and that the water heater should probably be replaced. Over one week later, nothing has been done, and we still have no hot water.
Several hours of phone calls later, and they said that they would replace the water heater, but only a basic model, which is not energy efficient, and nothing like the one we have, more time goes by, nothing happens, several hours more on the phone, and they say that they are waiting for a part, because they want to try and repair our water heater before they replace it. It is well over one week, and we still have no hot water, only wasted several hours of our time. Do not buy a policy with this company!
Hello John. We are sorry to hear about your experience regarding your water heater. The reviews that are provided on our site are from verified customers and buyers of the product. We have reached out to you requesting for information so that we may look into your claim. Thank you.

Broken furnace. This review is only regarding my most recent incident. Every other interaction with FAHW has been great. We received a CO alarm in our house 1 week ago - the issue is still not resolved and we cannot operate our furnace until it is fixed. I have two children (1 & 3), with nights that have dropped into the 20s over the past week. Thankfully we had a space heater for their room. Everyone has been very nice and has tried to help, but my frustration is that after a week, given the severity of the issue, it still hasn’t been fixed. Part is ordered, but still not in - they did overnight it, though.

I've filed a claim online for a water leak in my home and paid the deductible. They were fast to send the contractor. The contractor didn't do anything. Didn't even open the water and he said that he is going to submit a request to dig into the wall and he will come back after he got the approval, I waited for a week and then I checked the claim status and found out it's marked as completed!! Called the customer care and they said that I have to clear the path for him to get access to the wall which is fine for me even though no one contacted me and they just change the status to "fixed".
I send them pictures showing that the wall can be accessed if I remove the doors of the built-in custom closet and I will take off these doors and the shelves inside. I even consulted a professional bumper and he said that he will be able to access the pips easily from there. But First American Home Warranty customer service keeps asking me to take off the built-in closet which is impossible to be done. That's like asking me to take the whole wall down for no reason. The customer care agent was rude and it's clear that they just don't want to do the job by giving making up excuses even though they said it's covered. Now I'm in the process to file a lawsuit. It's funny how a lot of headaches came from the decision that I have taken to purchase this warranty in order to get a peace of mind.
Thank you, we will be in contact with the contract holder.

I've had continuous coverage on my current house for about 5 years and previous had it on another home for about 2 years. First American has saved me money every year and while you do end up waiting a couple days longer for contractors to come than hiring them on your own, the savings are worth it and the contractors have always made repairs to my satisfaction. To get the best value, you need the highest plan, otherwise, it's not worth it.
My only complaint was when my hot water heater leaked last October at 4pm on a Friday. I immediately filed an emergent claim and was told I'd hear from a contractor ASAP. They assigned a contractor who stated they were 24 hrs, but when I called, I got a voicemail stating they had standard business hours. I called First American back that night and multiple times on Saturday and Sunday for help as it continued to leak due to a faulty shut off valve. I didn't get assistance until Monday and was told that my claim was accidentally entered as urgent and non emergent which changed how they handled and dispatched things on their end over the weekend. That was extremely frustrating and ended up causing additional damage to my home which they are not responsible for per the contract (FYI). I was never given the option to get my own contractor and be reimbursed which is an option outlined in the contract.
Thank you Jenny for taking the time to provide us with your review. We appreciate your feedback!

I have an outlet that is not working in my living room and a fixture in the basement that is also not working. I have had an electrician over to fix the basement fixture before and it is not working again. The wall outlet has not be serviced before, the breaker in the main box has not been tripped but has been reset. I made a service request through FA and paid the fee. A couple of weeks later received a refund of that fee -- no call back, no message that there wasn't anyone available. Why should I pay monthly for insurance if I can't get the things in my home fixed or even an update on why they can't. I will be finding new homeowner's insurance if this message is not returned and I do not have an electrician fix the problems mentioned.

Wall plug not working. Electrician came and repaired the plug in about 15 minutes. The only reason I didn't give 5 stars is because he said he couldn't repair the plug because there was a piece of tile in the way. My daughter told him to just remove the small piece of tile. Instead of asking if it was okay to remove the tile, he said he couldn't do it because the tile was in the way. My daughter just told him to remove the tile and repair the plug. Which is what he did and everything worked out great.

Just purchased a home built in 1940. We went to replace a light on our porch. When we took the old one down the aluminum wiring disintegrated in my hands. We felt it to be very unsafe so we wanted it checked out. We submitted a request that stated it was "outside" by our front door. Now we didn't want a light installed. We just wanted to see if it would be safe with that wiring. 4 days after submission we get a call from the "electrician" and it took 8 days and a missed appt by them to come over. Guy shows up with NO ladder so I provide one and before he even looks at it I have to pay him the $75. He writes up an invoice before he even looks at it and then pulls the wires down out of the ceiling and leaves them hanging out says, "Oh yeah that needs to be fixed. I will have to submit and we will be in touch."
He was at my house for 5 minutes! 5 days go by and we have heard nothing!!! So we call First American and inquire, they tells us rather rudely the request was closed due to it being outside. So we had to call...we had to!!! Nowhere in the information given does it differentiate from inside outside. It says electrical. I submit several emails asking about all of this and also to explain that I have wires hanging out of my ceiling, we can't see outside at night. We could trip and fall and even possibly be mugged as we can't see if there is a person by our front door!!! Nope not their problem and they don't care.
All I got was an email stating I need to contact the vendor and they can fix it for close to $400 and I should have a great day and "thanks" for using First American. Not happy with the result, the "customer service" and the disregard for my family. I will not renew with this co. and I urge others to rethink purchasing a "warranty". My personal opinion is they don't care about me or my family's safety and welfare. Only the bottom line...as it's black and white. Never ever a gray area. Don't expect great things 'cause if you do you will be mistaken and possibly hurt by this "warranty".

I'm a real estate broker and have built and sold over 1500 homes during my career. I talked my 90 year old father in law who lives in Henderson NV into purchasing a warranty from this company. On 3/30/19 his 3 year old water heater began leaking and I told him to call FA to have a plumber come out. The plumber arrived today and said that the unit needed to be replaced. Then he informed him that it was his company's policy to replace the water lines, exhaust flue and gas line for an additional $520.00 (about 30.00 worth of parts) no matter if the lines or the flue were in near new condition or not.
I spoke with 2 reps with FA and one supervisor regarding this blatant rip off of my father in law to no avail. The supervisor gave me his extension number and thereafter was never available. It is obvious to me that this firm and perhaps their parent company are suffering from a serious lack of ethics. I'm afraid my father in law will be out of luck dealing with FA and will have to hire a plumber on his own.

I have not had hot water since 3/29/19 and have called First American Home Warranty for 4 days. Told today, 4/1/19, to get my own plumber and they would reimburse me - which I am not comfortable with any part of this warranty company at this point. And the sad part is I've paid it for 3 years thinking it was legit. Hopefully they will be but at this point, NO - and to top it off, they are in Central America and not the USA like they advertise. I have no other way of reaching them but via one telephone number that rings in Central American and wanted this escalated as we have had no hot water for 4 days and was told, "We will not provide any other number," and basically, "You are toast." I think they want me to get frustrated and just pay for it and cancel my warranty policy - like 99% do so they make tons of money - but I'm not going to do that.
First American thanks you for bringing this issue to our attention. We are always looking for ways to better our service, and your feedback is an invaluable part of that process. A representative will contact you shortly.

However, I had a problem reaching the contracting company the last time. They didn’t answer their phone and there was no way to leave a message. I contacted First American, but they were unsympathetic and they said that I just had to wait until I hear from the company. I just recently bought a home that is covered under FAHW. We have a severe plumbing leak under our home that has caused a total loss of water. I called FAHW on Thursday, 3/28/2019 and was told I would have a contractor assigned within 24 hrs as it was for emergency services. The contractor was assigned and I called Drain Masters Plumbing directly. I was then told they couldn't come out until Tuesday, 4/2/2019. I called FAHW back on Friday, 3/29/2019 and the representative called contractors directly as I was on hold. The FAHW rep then told me the earliest I can get a plumber is Monday, 4/1/2019. I don't understand how this is remotely acceptable when it was placed as an emergency by the FAHW representative. So I'll be going 4 days without water. When I told the rep she basically said there is nothing we can do. Bottom line is do not go with FAHW. Customer service is inadequate and the contractors provided for home services are terrible.

The home warranty plan with First American Home Buyers Protection was part of the purchase when we bought the home two and a half years ago. We've had a couple of claims with them, but it gets a little frustrating when things that you think are covered are not. We have an upgraded package, but it still doesn’t include kitchen appliances, so it is unfortunate because those are the kinds of things that typically require a repair, and it is quite expensive. There are things that have to come out-of-pocket.
It has been good when we’ve had HVAC or other plumbing issues. It pays for itself for the claim we make and it works through in a given year that’s why I’ve renewed the plan. But it is a mixed bag. The claim process has not been all that bad, although sometimes, there has been some contractors that we had to reject, then ask for a second one to come out. The website is quite functional, so making claims and checking the status or follow-up has been mostly done online.
We're happy with our experience, but it would be great if there was a renewal discount. There are a lot of plans out there and I would love to be able to incentivize somebody and not have to shop around and switch. But it is the same fixed amount this year. Most people don’t renew after a home purchase, so there is room for motivation to try to get somebody to do that.

I submitted a claim for my washing machine. Had a company come out through FAHW and they submitted that I overused my washing machine and they are denying the claim. What does that mean. It's normal wear and tear. Machine is 10 years old. My warranty states if they can't fix (didn't try) would replace with new item - instead of trying to do anything they said I abused it. How do you abuse a washing machine that's 10 years old - has worked perfectly till now. I have paid them over the last 10 year about 700-800 a year just on premium - not including any services. I think it's disgusting that they won't even try to fix it or replace it.

The contractors that FAHW works with and send out to your house are very very bad. I have had multiple issues at my house. The only thing they ever did correctly and timely was fix my pools heater. I went without a water heater in my house for almost 1 month before it got correctly fixed. All due to their plumbing contractors being incompetent. I had a plumber out at my house at the time to fix a clog (which took a long time for them to fix that issue as well) and as the contractor was there my water heater kicked on and he heard it and told me that we should replace our water heater as it was making a rumbling sound when igniting. I called FAHW regarding that issue and they sent a different plumber out to look at my water heater. The contractor tell me directly that there is a issue with the water heater and he needs to replace the whole igniter compartment.
Nobody ever called me back or let me know what the progress was with the water heater. Apparently their contractor sent back paperwork to FAHW indicating that my water heater was in no need of any service or repairs. I told them this is not what the contractor indicated to me and I can hear my water heater trying to ignite but it won’t and too much gas is leaking into the compartment. They attempt to contact the contractor with no success for days. I called them and left messages. They never called me back. Finally I called FAHW back and told them they needed to send someone else out to look at it. After giving me the runaround I finally got them to send out a different plumber for second opinion. And what do you know, the plumber recommends that my water heater be replaced.
Now we must wait for FAHW to approve it and send the contractor back out to perform the work. Not very good practices! Not acceptable communication and work ethic coming from their contractors that they send to your house. Now today I am apparently going through the same issue with my A/C and heater. I opened a claim with FAHW regarding my heater on February 19th. The contractor came out on February 20th which was great that they came out the following day. They diagnosed the problem that my circuit board was burned out and the unit need to be cleaned before they would replace the circuit board. They wanted $800 to clean my furnace!!! So I had a different contractor come out and I paid $200 for them to clean the furnace. The contractor from FAHW came back out on February 26th to install the new circuit board and bam my heater and A/C was back working. It just went out again 2 days ago.
FAHW is now telling me that I need to pay a new service fee as the contractor turned in paperwork to FAHW saying the work was completed on the 20th so it’s over 30 days. So let me get this right FAHW, I opened my claim on the 19th, your contractor came out on the 20th to “diagnose the problem”, then sent in the paperwork to wait for you guys to approve it. I had to have another company come out and clean the unit, then your contractor came back out to install the new circuit board. And you are claiming this all happened in the same day??? This is ridiculous that now I’m dealing with ANOTHER runaround with FAHW because AGAIN their contractors are incompetent and can’t even send in the proper paperwork for the services performed.
I will respond here to let everyone know the resolution I receive from them. Do your homework on these companies before contracting them as your home warranty company. I now renew my warranty as monthly payments so I don’t pay up front for the entire year because I am very close to seeking an attorney and canceling my warranty with FAHW and going elsewhere for my warranty needs. Dealing with FAHW themselves hasn’t been horrible but their contractors that they allow to represent their company are definitely hurting their reputation!
PS, FAHW it is currently 90 degrees outside and I don’t have a working A/C for my children! Be responsible for your contractors and send someone out to fix my issue. You are making me wait until you can contact the contractor representative that came out to my house to verify the dates, however look at your notes in the computer and you know it is impossible for the date to be correct that they turned in to you! It’s not my fault that your contractor cannot do their jobs accurately, however my family and I are the ones that have to deal with the problems they create.
Hello Adam,
We appreciate your feedback and look forward to being able to address your concerns directly with you.
Thank you.

Beware!!! On 3/14/19 I Called FAHW. Explain the problems of the garbage disposal and the leaky shower valves. MC Plumbing & Drain came out and told me that the warranty company First American Home Warranty will only replace the garbage disposal with the builder standard. I said, “As long as I get that working I don’t care what the standard.” The plumber then informed me that the fittings are different so I’d have to pay an additional $70 for the modification along with the $75 service fee. He then advised me he had one that would fit in perfectly but it would cost me an extra $90. I told him to fix the valves and I will think about that.
The broken garbage disposal to be replaced is an ordinary Badger Five garbage disposal that you can get at Lowe’s or Home Depot for $100. I already had this plumber out here so I told him go ahead for the $90 extra. Put that one in but the one that fits. He then informed me that all I’d have to pay $40 extra for the basket. At this point I was livid. I told him forget it. I will deal with the warranty company because I know the disposal comes with the basket. A new disposal comes with the basket and everything included. This is an illegal upcharge. I then called the warranty company and spoke to Luis and told him to send me a check and I will put my old garbage disposal and he said he would get back to me on how much the check will be.
He call back the next day and spoke with a Josh who informed me that somebody else is working on it so he can’t do anything for me. I called back again and spoke to some lady and told her before I go to the Better Business Bureau and Consumer Affairs I will wait until Monday and if I don’t hear anything I will follow through with my complaints. That is it in a nutshell. Please don’t get ripped off like I have. It is now my mission to educate homeowners on the First American Home Warranty scam. I am in touch with some home inspectors that deal with many realtors and I will inform them of the issue that I have.
Hi Alan,
Upon placing a claim for your garbage disposal on March 14, 2019, the independent contractor MC Plumbing and Drain Services reported that your garbage disposal needed to be replaced. As a result of the replacement, there was a modification to extend the drain pipe that connects to the p-trap. Per your home warranty contract, under Limits of Liability, Number Six, modifications are not covered.
Anytime a claim is placed, the $75.00 service call fee will become due. You may refer to your home warranty contract, under Customer Service, Number Two for more information. Thank you.

The house we bought is getting older and we decided to get the warranty. I'm 75 years old, and navigating through their website is as simple as pie. I usually get a call from whoever is doing the service within that day or the next morning. I've had some contractors out quite a few times every one of them has been nice and perfect. They let me know what's going on, give me good direction and get the job done. They also let me know what they're doing and what's the best way to go. I've had an air conditioner and pool fixed, and everything’s working fine after the repairs.
Thank you Thomas for your review. We appreciate it!

We had two claims with First American and the service was a joke. 1) Basement flooded and both furnace and hot water heater went out while I was home alone for 3 weeks with 2 kids under 6. No coverage because I started the repair before realizing I had coverage. (Seems fair they require their repair people but not to offer at least partial compensation for the amount they would have covered? There was full documentation including fire department response and photos.) 2) <5 yo washing machine leaking and dryer had a faulty part that shreds our clothes when drying. Technician applied duct tape to dryer part and told us that was all warranty covers. Washing machine he instructed us to clean with a spray cleaner prior to every wash (which we now do- still leaks. Who has to wash the inside of their washing machine prior to every load?!). I laughed when they sent materials to renew coverage. Save your money.

First American Home Warranty has been covering my home for about six years now and for the most part, I've always been happy with them. I even told my neighbor about this company. Warranties are warranties and they don’t cover everything but they're helpful. There's just one claim going on that I'm not getting much feedback on and I'm having to do the leg work as opposed to them helping me out. It has to do with the ceiling getting wet and water leaking down from the air conditioner through it. One of their contractors did something wrong and another one of their contractors looked at it and said that it was wrong. The contractor installed the condensation pipe backwards so it didn’t drain properly.
The second contractor was supposed to send a report back to Fred, a First American Home Warranty rep, but I haven’t heard back from Fred. It has been two months since we've had any communication and it is frustrating. I have been going to the attic to vacuum out the drain pan because if I don’t, the air conditioning unit quits working. I’m very dissatisfied and it is frustrating that throughout the five years, I've had to call First American Home Warranty back more times than they've called me. They're not worried about calling me back.
Hello Brian,
We dispatched an independent contractor, Premier Heating and Air Inc (Premier Heating) on April 1, 2019 to diagnose the failure to your evaporator coil. Premier Heating reported that your secondary drain pan needed to be replaced because it is rusted out which is causing a leak. Please be advised, the secondary drain pan is not covered under your home warranty contract. You may refer to your contract under the section marked Important:
"This is a Contract for repair or replacement of specified appliances and home systems. This Contract covers only the Items specifically identified in this contract as covered and excludes all others."
We consider your claim closed.
Thank you.

I made a claim on 11/28/2018 about my heat not working. I literally got the runaround about parts not being ordered, someone lost the purchase order, the vendor that had the parts didn't receive the email, and all types of other excuses. I called, I emailed consistently for over a month for someone to help me. I was beyond patient with the so-called process that I'm still going through now because I'm trying to get my money back for something that was actually covered under the warranty.
I live in a 2 story home with 4 kids and to not have any heat until I got an independent technician (paid for out of pocket) on 2/26/2019 to tell me that a #5 fuse was the reason my heat had not been working is absurd. We have literally went the entire winter without our heating system, having to purchase 5 space heaters because of the negligence and incompetence of either the Customer Service Reps, who would blame the technicians and vice versa.
I call FAHW, they would tell me it was the technician and I would call/email the technician to ask about my parts/service and he would tell me FAHW hadn't approved the work order. Back and forth for weeks, while the kids and myself battled a snow/ice storm and also low temps, some nights in the 20s. Imagine trying to sleep with space heaters on at night...
The first technician finally came out on 1/11/19 with the blower wheel and housing that was needed a month ago and replaced the part. Obviously, technician #1 didn't check my system thoroughly because it went out again the next week. I contacted him through phone/email and he tells me that FAHW never ordered the motor; and for what he "thinks" is wrong with my system he is not the guy. I called FAHW and told them what technician #1 said and was told to do another claim, which was wrong because since it was less than 30 days, it should have been a resubmit of the 11/28/2018 claim but I guess FAHW wanted another $75 service fee out of me, which I will address later.
The second technician from another company comes out and tells FAHW that I needed the same parts AGAIN that technician #1 said (blower wheel, blower motor, housing), remember the motor was never ordered from the beginning claim. I called and emailed technician #1 and asked him how often does these parts that he had just installed go out. He says rarely/never and comes back to my house to take a picture of his work so I could send it to FAHW because he didn't wont to get blamed for a shoddy job.
I send FAHW the pictures of technician #1 "intact" blower wheel and housing that installed with no defects or discrepancies whatsoever. So technician #2 comes back to the house a few weeks later with the same parts from the initial claim (11/28/18) and when he gets here, tells us that FAHW ordered the wrong parts when he opened the box. Then proceeds to tell FAHW that I need a zone controller motor, which was not correct. So FAHW called me and left a message that they were denying my claim because a "zone controller motor" was not covered. Also to mention that technician #2 left my HVAC system broke down and taken apart.
I proceed to find/pay an independent technician that comes into my home and in less than 10 minutes tells me that all I needed was a fuse. A fuse that could have been easily found if the techs would have taken the time to verify that all parts were working as they should. He also put back together what technician #2 left apart. So the next problem comes in with FAHW not wanting to refund me all of my money for the independent contractor because they want a $75 service fee for the second technician that did absolutely nothing and it WAS NOT even 30 days in between 1/11/2019 and 1/19/2019 with the heat going down. Also when I spoke to (Neymar), he said that once my claim was settled/closed, the claim specialist assigned to my account (Nilesha) would make sure that I would not be responsible for the service fee.
Now I'm getting the runaround again because when I called 3/22/2019 they claim they sent out my refund check, but to an address that has nothing to do with the address for which the warranty is actually on. It was sent to an old apartment address before I even thought about purchasing a house. Why? What sense does that make? I guess that's where the second reimbursement of $50 went to. I never received that either and I can't get a straight answer for that either. I'm just over it all and as long as I've been a customer of FAHW and to hardly use my coverage, I'm appalled at the process, the lies, the back and forth, and the long waited response time and most importantly how I was treated along the way. I'm really considering taking my business elsewhere.
Hi Latarsha,
We do apologize for the inconvenience you experienced with the handling of your claims. In the interest of customer service, First American did provide a reimbursement of the $75.00 service call fee and also reimbursed $70.00 for your contractor replacing the electrical fuse.

I've had better customer support from my cable company. I could've called my cable company to fix my A/C and gotten as much out of them as I did First Am. Avoid my frustration. Hello Melia,
Our records indicate your ductwork was replaced on or around June 14, 2018 because it was torn and leaking. As a result of the replacement, there were non-covered charges for modifications, dampers and Title 24 HERS testing. Please be advised, these items are not covered under your home warranty contract under Ductwork, Not Covered and Limits of Liability, Number Six.
On February 19, 2019, you contacted First American stating your heater was not heating. Please be advised, your ductwork was replaced eight months prior and First American warrants the contractors work for 30 days, as indicated under Customer Service, Number Two of your contract. In addition, your home warranty contract expired on November 2, 2018 therefore, First American is unable to place a new claim. At this time, your claim is considered closed.

Do NOT buy a home warranty from this First American Home Warranty! They will cut every corner possible to make you pay more money in service charges or to fix you appliance in the cheapest way possible to "Legally" fulfill their contract. That means that you might pay $75 service fee for a technician to stop at your house to simply take a picture of the serial number on the appliance and then leave. They might offer to fix/replace your appliance with a different color. So you will end up with a mix of black and white color scheme for your kitchen. SWEET!! You will almost certainly be presented with the problem of... This pump was legal 7 years ago but current laws prevent us from replacing it so you must buy the new Eco-friendly pump that is and additional $1200 over the price that First American is willing to pay. So you are stuck in the middle and have no choice but to pay the extra.
They make you use their technicians who go by their rules which means you spend more money. I made calls for each of my claims and it turned out that if I had just found the right technician I could have fixed these things for less money. Oh and one more thing... They are masters at stretching out the entire process for weeks to months which means that you pay more service fees (They can't find the part so they cant fix the problem... delay delay so you get to pay another service charge because this claim has run over a certain number of days). You are simply better off saving the monthly premium in a separate account. I left this company feeling like they only exist to take my money. Getting my house fixed means nothing to them. I wish I had read more about them in the beginning (many bad reviews) but I made the mistake of trusting my realtor. I wonder if they get a finders fee? RUN RUN AWAY!!!

They looked at it, decided on a part that needed to be repaired so they put in a new part. It turned out that every time I called them to say it still was not working they would come in and put in a new part - after 3 tries to fix it and failing at it I told them to get somebody in that knew what they doing. So Cody's Appliance Repair was approved to come in and I would give them 5 stars. They came in and within an hour they had it fixed and I had ice. Funny that I could get 3 letters in the mail saying that I was getting a check before I could actually get the check. I have had First American for 10+ years. Overall I am fairly satisfied with the service and would suggest them to a friend. However, the contractors they assign are not always the best. After a contractor is assigned to me I always check them out with the Better Business Bureau and also read reviews people have posted about the company on Yelp and other sources. At least I know what to expect when they arrive.
I recently had problems with the plumber assigned for my tankless hot water heater. It took almost a month and the assignment of a second contractor to finally resolve the issue. When I called in the problem I told the operator that it would probably be beneficial to have the contractor that installed the system... who was assigned to me by First American when the first hot water heater failed... come out and resolve the issue. Instead I was assigned a plumber whose office is over an hour away from me to the resolve the problem. His reviews were terrible so I knew this was going to be a difficult situation... and it was.
After 3 weeks and the issue not being resolved I was assigned a new contractor... the one I originally requested. Hence it took a month to resolve the issue when if the operator had listened to me it could have been fixed quickly. I have also had problems with contractors assigned to service my Kenmore Elite appliances. These appliances are not cheap and I don't want just any contractor working on them. I do use First American for all my repairs and will continue to do so. I would like to see them get more reputable contractors.

I will not be using FA again. I noticed that the plumber used for two leaks didn’t fix anything. He has no presence online and is cheap labor. I’m still waiting on some kind of manager approval so I can get a trustworthy plumber to fix the problems. I paid $75 each time for nothing. FA didn’t pay to have my dishwasher installed either. The delivery company first messed with my hot water pressure under my kitchen sink, stopped, said no installation was paid for by FA, and left the water pressure. I’m left with a dishwasher on my porch and low hot water pressure. I can’t even wash dishes and have had to spend money on eating out. When the rep with FA said they’d contact the installation company, he found out that the guy who was supposed to install it was on vacation.
I got a lot of sorries and his solution for me was to pay another $75 to have someone fix the problem and IF they determine that it wasn’t my fault, they’ll refund me. Bull crap. I’ve been with Landmark who would rush to fix the problem by finding someone quick or telling me to find someone because I needed it fixed and they’d realize it was their contractor’s fault. The way FA worked with me is exactly how others online said they worked. Anything to save a penny even if the customer doesn’t have water. Ridiculous. I will tell everyone to stay away from this company. Furthermore, you claim you can service my house yet can’t find another plumber. They’re all driving from San Antonio. Sign up good contractors, not cheap ones and please find people who speak fluent English.

First American Home Warranty has taken care of and of any issues I have had in the three years that I have been with them. Most of the claims were resolved quickly and the only one I had an issue with was my built-in oven. It went out two years ago before Thanksgiving and I didn’t get it repaired until the day before Christmas because whoever came out measured wrong. It was supposed to be a 36 and they sent a 30, so they had to reorder it. I understand that you gotta wait for parts to come in but that one took a while.
The AC technicians were great. I had two of them go out within three months and First American was right there on the spot. They got me the new unit, came and put it in, and did an exceptional job. However, for the washer, I had to go through four technicians for the same problem and each one of them diagnosed something different. I work on industrial laundry equipment for a living and First American sent a technician out who said that the pump was bad. I told him it wasn’t the pump. The washer was not getting voltage and it was the control board. However, he said it was the pump and they ordered one. They sent another guy, he put the pump in and when he was done, my washer wouldn’t work at all. On his work order, it said, “Installed pump”. He didn’t test run it and when I got home that evening, I called back and told them that now, my washer doesn’t work at all.
Another guy was sent out and he said that it needed a wiring harness in the pump. I told him that it was the control board and it was not getting voltage to the pump. He ordered a pump and a wiring harness. Another technician was sent out by First American and it went to another company. The guy came out and he said it was the wrong wiring harness and then he said that the machine was beyond repair. Supposedly, it was in the control boards. I don’t fault First American, it was Sears who were sending out technicians who did not know. I showed the last technician my van and I told him that I would show him what I do for a living and that I work on fully automated washers and dryers at hotel, motels and resorts, and I've travelled the world doing it. He looked at me and asked if I knew what was wrong with it. I said I did and that was when he wrote that it could not be repaired.
I went back to First American and I asked what we were gonna do. They said they were gonna send the machine and I asked if that included a base because mine had one. They said that they don’t replace bases and that I could do a cash out. So I did and bought what I wanted. I was happy when it was all said and done. I am happy with the quality of work of First American and I will keep the warranty as long as I own my home.

It took four days to get a guy to come to the house and when he finally came, he had to call First American for approval on a part that was needed. When they finally approved the part, it took a week or 10 days for the part to come in. From the time I called until the microwave was fixed, it was two weeks and it cost me $75 out of pocket. For a little bit more than $75, I could have had this guy come the same day and fix it.
Being in real estate for 20 years, I have known First American for years and I've had clients who told me they were not happy with them because it takes too long. Now, I've learned from my own estate, they're right. It does take too long, but it's a way of saving money. Like anything else, if you have the time and you want to save some money, the warranty is really great. If you're in a big hurry, like I usually am, you're better off paying for it and don't worry about the insurance.

I filed a claim with FAHW for a gas leak. An independent, licensed contractor outside of FAHW determined the flexible gas line to my furnace was the culprit. According to FAHW, this is a covered item. However, FAHW’s contractor said there was not a gas leak in the gas line. Therefore, FAHW refused to cover/reimburse me for the necessary repair.
Second issue, I had a stoppage in my master bathroom, which is covered by FAHW. However, their contractor insisted the stoppage was at the tap, on the City side. The City came out to my home and ran a camera down the sewer line. The City noted the stoppage was not at the tap, but also noted a sag in the sewer line. I paid the City over $600 to tell me the stoppage was not at the tap. This was an unnecessary additional expense because FAHW’s contractor did not have the proper equipment to correctly diagnose the problem.
Nonetheless, I notified FAHW the stoppage was not at the tap. FAHW dispatched the contractor back to my home. The contractor then stated the stoppage was because of the sag in the sewer line, which is not covered by FAHW. I paid FAHW’s contractor over $900 to replace that portion of the sewer line. Unfortunately, the stoppage was still present. After I paid over $1,600 in unnecessary repairs, FAHW’s contractor determined the stoppage was in the master bathroom, which is covered by FAHW and was initially stated to FAHW.
FAHW allows their contractors to misdiagnosis equipment failures as a means to fatten their wallets. FAHW refused to reimburse me for the non-contributing coincidental repairs. At the very least, FAHW should have reimbursed me the $600 for the City to come out because their contractor did not have the proper equipment.
I escalated the claims to FAHW’s claims resolution department. Unfortunately, after several phone calls over the course of four days, the assigned claims analyst finally returned my call. Unfortunately, the claims analyst alleged the leaking gas line is “pre-existing.” My policy went into effect on 8/31/2018. I filed my claim six months later on 2/8/2019. I am not sure how the claims analyst determined that a pre-existing issue. In regards to the stoppage, the claims analyst refused to reimburse me for my out of pocket expenses without providing a viable explanation.
I have notified FAHW, via certified mail, of my intent to file a lawsuit. I am still waiting for a response from FAHW. However, I do not expect FAHW to change their position. With that said, it is better to save the $800-$900 per year for warranty coverage and pay for necessary repairs yourself. In conclusion, I learned other home owners have had a more pleasant experience with the more reputable home warranty companies, e.g, Old Republic Home Warranty and American Shield. I highly recommend you do a little research before investing in a home warranty, learn from my mistake.
Hello,
Our records indicate that the independent contractor Comfort Specialist reported that the gas flex line had a potential gas leak and needed to be hard piped. Your revised home inspection reported dated for February 8, 2019 stated per the original home inspection report, the gas flex line was to be repaired or hard pipe and was not addressed. We denied your claim for pre-existing issue which is not covered per the contract under Important.
The plumbing stoppage had two separate failures. The first failure was a separate joint outside of the main foundation causing a belly in the sewer line, which resulted in a plumbing back-up. Per the contract, items outside of the main foundation are not covered. Please refer to the contract, under Important. The second failure which located in the master bathroom that was repaired. Thank you.

Have called FAHW to service a dishwasher, washer, flooding bathroom water that wouldn't stop, and now water heater leaking for over 24 hours. BE AWARE that the 24 hour service just means someone across seas leaves a message about your problem. It DOES NOT mean your problem will be fixed then. It can take 2-4 weeks to get a part, which FAHW orders -- sometimes, and then ANOTHER lengthy period of time you wait for the contractor to come back. THEY DO NOT ACTUALLY HAVE A POLICY FOR THE LENGTH OF TIME ALLOWED FOR A DEFINITIVE FIX TO YOUR PROBLEM!
They only care about the response time, which is only from the overseas personnel, not the people who will service your appliance. How they really work: FAHW sends out a service request to contractors, via a seemingly separate dispatch service (who you are not allowed to speak with). Maybe you will hear back if/when someone is coming, but usually you need to chase that information down. The "notes" they keep about your calls is most often missing, or not updated at best so you end up with a moving target when you need an answer. When no service occurs, FAHW blames the contractor and vice versa. (A gushing water leak, by the way, does not necessarily meet "emergency" standards). There is NO EVENING OR WEEKEND SERVICE PROMISE. So good luck if you have a disaster after hours. We are reasonable, patient, educated people... Trust me when we advise you NOT to purchase a warranty with First American Home Warranty.

I’ve had the coverage with First American for eight months and submitting a claim through them was simple. I went online and set it up, then I got a phone call a couple of days later. The guy that they usually have was so busy that he was not gonna be able to get to me for a week or two. I had a leak on our main, so it really had to get done. It ended up I had to go to an outside contractor. It took three days from when I submitted the claim to when I finally got someone here. I waited a couple of days for their contractor to get back to me but it all worked out good and they paid the claim. I took the bill that I paid and submitted it to them. Then, three weeks later, I got a check.
I called First American about getting the check and making sure everything was submitted. That process was a little slow but that was normal for insurance companies. Other than that, it was good. The customer service reps told me exactly what to do and they told me to call back. So, I called back a second time to make sure the check had gone out.

I was buying a 40-year-old house. I knew there were gonna be some issues. I did a whole bunch of research and saw that First American Home Warranty had great reviews and people said they weren’t bad about paying claims. I took the warranty. I submitted a claim because our garbage disposal just stopped working, and it was leaking through the bottom. I went online and put in a service order. First American gave me somebody. However, that person didn’t do anything more but First American immediately found that out and gave me new people.
The plumbing company got in touch with me the next day. They showed up, fixed the garbage disposal and looked at it. But it could not be repaired so they replaced it while they were there. The interactions with them were excellent. They did a good job and cleaned up after themselves. This is my second year with First American, and I have no intention of leaving them because they have been great. I’ve only had a couple of times when they were just really a bad snafu. And it wasn’t on First American’s side but it was on their subcontractor’s side. They even canceled their contract with one of the contractors because it was bad.

They had the nerve to say I should send proof of the conversation I had with the contractor. How can someone send that information. Also the contractor had extra notes on the form from what I originally signed. I'm very disappointed in how customers are be treated. The contractor kept asking, "Are you covered under a 10 year warranty." I'm believing FAW is trying to pass blame.

I have just been disconnected on the phone for the second time in 20 minutes after trying to resolve a problem ongoing for 3 months. I have unsuccessfully spoken to 4 different "associates" as well as communicated twice by email. I'm very sorry that I put my trust in this home warranty service. On the purchase of my new home I requested this company. I had one with this company on a previous home and had only made one small claim. Immediately after this home purchase my hot water heater stopped working. A plumber told me it needed to be replaced. I contacted the company and their plumber was able to get it working but I had to dial up the heat to the highest (marked danger) level. It worked for about a month when it stopped completely. Then the trouble began.
With a winter storm approaching, after three days of no hot water because of lack of communication between the company and the plumber and possibly going 5-6 days, I made numerous attempts to work with the company. Unwilling to wait longer I had their contracted plumber install a new one which I paid for. Then I began the process of trying to be reimbursed. Three months later no satisfaction and I can't even get them to give me an address for the legal department. I regret the years I gave my money to such an unresponsive company and wish to save another consumer from that regret.

Our real estate agent gave us the First American Home Warranty policy when we bought the house. Generally, they have been excellent to work with. Their agents are nice and the service is prompt. However, when I had two pool pump systems put in a year and a half ago, the contractor they hired, Pool and Spa Connection out of Spartanburg, South Carolina, was totally impossible to work with. They wouldn't answer calls, they showed up at my house unannounced and they were rude. I asked First American not to ever send them back to my house again. But when my pool pump went out again, I filed a claim and they sent the same company back. We had the same issues. Finally, I told Pool and Spa Connection to never step foot on my property ever again.
First American was very good. They allowed me to go out and get the pump installed and that worked out better because Spartanburg Pool and Spa Connection improperly installed the first pump. They wired it incorrectly which caused it to burn up. And so, the next company that I hired to do the work, the guy showed me the pump that was totally wired wrong which was why our pump kept burning up. I now have a new pump installed and First American reimbursed me for it, and I'm living happily now. If it ever gets warm enough to use the pool, it would be nice. Hopefully, it's fixed correctly this time and won't burn up again. Overall, I'm very pleased with the way First American do business.

After having paid for coverage without needing to use it for 3 years, I had two issues happen back to back: my washing machine broke and my heat stopped working. I then experienced a complete lack of customer service for weeks. I was assigned service to contractors who didn’t receive my information from American First Home Warranty and when they did, they had the wrong number. I had a contractor diagnosis and issue and then never order the part or call me or AFHW back. I was assured a call back from the top level of customer service they will let you talk to by 10am the following day.
That man, Ernest, never called me back. I called him and waited on hold until he would talk to me. He lied and said he called me but just didn’t leave a message. I was assigned another contractor. That person took a week to order a part that turned out to be a misdiagnosis. He then claimed he was going to get the right part and install it within 2 days. AFHW never checked in to see if my heat was fixed so they didn’t know until I called them to say I hadn’t heard back from the contractor two days later that they weren’t going to cover the part I needed due to a loophole.
One person said he would approve it, but then my claims manager Rob ** said it would not. He then offered me a “generous” second opinion contractor. He gave me two numbers that didn’t work. He then said his boss didn’t approve the second opinion. When I asked to speak with his boss, the second opinion was then reapproved. The new contractor, through email, said they couldn’t come to my house for a week and it had already been two weeks in the heart of winter with no heat. I asked for my service fee back since I had to pay for the new part out of pocket. That was refused because the working part that was misdiagnosed was replaced.
Despite multiple calls since then (4 days later), Rob ** and AFHW have not called me back. They don’t know that I got my heat fixed on my own. They don’t care. When I call to ask about how to lodge complaints about customer service, the only info they can tell me is the corporate P.O. Box. Layers upon layers of poor service, and not a care in the world from this company. You get better customer device from a teenager at a fast food chain than AFHW. If you’re reading this, I’m STILL waiting for your call back, Rob.

I found the website easy to navigate and within a week from the time that I registered, I had an issue with the crickets. They were coming into the home from the outside. So, I went on First American’s site and filed the claim. Although it took a couple of days, someone called and we scheduled an appointment. The technician from the pest control services came out and asked what the issue was. I communicated what it was and he acted accordingly. He sprayed the perimeter of the property and we haven't had any cricket issue since. I’ve had the coverage from First American since December 28 and once my one year is done, I'll extend the policy for an additional year.

I have been with this company for at least 3 years. This is the worst experience ever. Opened a case with First American Home Warranty regarding my pool pump not working. They dispatched Pure Pools Incorporated located in Oxnard, CA. They sent, Jorge came to my home. He didn’t check capacitor or any other parts. He only opened my remote electric panel with screw driver and touched wires inside and told me that I need another motor. Probably they fix it themselves and sell it for more as refurbished for more, instead of getting paid lower for just simple repairs. I informed home warranty that appropriate diagnosis was not done and I was also given incorrect pricing for LADWP variable speed pump for over $1500 which other companies charge only $200 because of $1000 rebate - which I don’t qualify because I only have a spa and a remote (variable pump can’t be paired with remote).
I requested a different company and Jermie from home warranty refused to send a competent company. They said this company is insured and license. They didn’t value my evaluation of this company or authorize me to hire a different contractor and covering their charges. They forced me to stick with a company with poor rating of F in BBB. Anyways, a few days later, I noticed my case was closed by home warranty. When I contacted them to re-open the case, they said, Pure Pools informed home warranty that my pool pump was replace and ok for them to close the case (this is before I called them to inform Pure Pools if I want a new or refurbished one, so no work was yet done)! Of course, They re-open the case. Again, I asked them to send a different company and the proof was that they even lied to home warranty about service. But, home warranty rep refused again.
I ended up making an appointment with Bonnie at Pure Pools. But on the day of appointment, no one called to cancel and no one showed up either until after I called both Pure Pools and home warranty. Again I informed home warranty rep that this company is also unreliable. They still refuse to send a different company and stating that I have no choice if I want it to be covered by warranty. Again, Bonnie from Pure Pools called to make an appointment to come any other day, stressing that, I didn’t need to be home. I explained to her that I had a remote and need to make sure pump is working with remote. She said. Good thing I told her because she needs to schedule a tech who is familiar with remotes. I guess, Jorge never even turned in any info about it.
On the appointment's day, Bonnie called prior to tech coming and asked me to show him the remote. A new person, Thomas, came to install a refurbished motor as I requested. I informed him that Bonnie wanted me to show him my remote. He wasn’t interested. He said he is only here to replace motor. He was heavy set-guy and stepped all over other pumps and cables from remote to get across several times even though I offered him to move potting table so, he can get to pump without stepping all over all pipes and other pumps. I was afraid that he his weight will break them. He refused.
As a result, he damaged the remote cable that is for pool heater temp sensor (so, he said). He refused to fix it. He will only fix it if I install a new or refurbished pool heater!!! (So, he agreed that he damaged it but he will only fix it if he got paid more for it)!! Now, The pump he installed is not working with my remote. When I asked him to fixed it, he said Jorge touched cables not him and his order was only to install the motor even though they are the same company and Bonnie and him knew that I had a remote.
I have informed both home warranty rep (Jermie at ext ** and Bonnie in the office and Thomas is also aware). Now Bonnie has told home warranty Jermie that I requested, Jorge to touch my remote electric panel. What lies!!! I guess, home warranty wants me to Video tape every contractor who comes to my property to do work so I have concrete proof. Home warranty, it is not enough that a company has license and is insured if their BBB rating is a big “F”. Even their Yelp reviews are awful. Chose a contractor who you would want at your home and now that you send me this awful company despite my frequent requests of another company then you are liable to cover their damages to the other equipments.
Hello Manijeh,
Our records indicate you placed a claim for your pool/spa pump not turning on, pool/spa heater not working properly, pool/spa filter gauge not working, and the remote pool management system not working properly. We dispatched Pure Pool Incorporated (Pure Pool) who reported they replaced the pump motor because it had shorted out. In addition, Pure Pool reported the wiring and insulation in the pool heater were damaged due to rats. As such, the pool heater needed to be replaced. Please be advised, damage from pests is not covered per your home warranty contract under Limits of Liability, Number Two. Lastly, the contractor reported that the remote for the energy management system was no longer working. Please be advised, this item is not covered under Pool/Spa Equipment, Not Covered. Please be advised, this claim is considered closed.

With First American, we can submit claims online or over the phone, and the online is easier. But we had an issue where we put them online and said there was a noise then we paid the money upfront. But when the technician came, he said our noises weren't covered. Why then did they take my money if he wasn't even looking at the stuff? While noises aren't covered, he needs to at least do a diagnosis. You don't just walk in, say noises aren't covered, walk out and have $75 in two minutes. First American has been great about that though. They came back and said they would refund our money. I don't know if they ever refunded the money but then they said they would get the guy to come back out and take a look. Nonetheless, they're great to get ahold of. In fact, they've really been great overall.

Purchased our Home November of 2018. With the purchase we got a home warranty with First American Home Warranty (FAHW) for $430.00. In December went into attic to see what was up there. Noticed an Attic fan. Adjusted thermostat to the lowest setting to get it to turn on. Fan did not work. Contacted (FAHW) to file claim in January 2019. (FAHW) referred us to WOO Brothers Electric. Work Order # ** Work # **. Company came out a few days later.
Technician prior to going into attic advised me 9/10 time generally these items aren’t covered under the warranty due to lack of ventilation. Technician went into attic spent 10 minutes in my attic then proceeded to tell me, “yep I was right. Motor seized due to lack of ventilation, and that I had only 5 vents and one of them was blocked from insulation." I told the technician I would be getting a second opinion from a licensed contracted who installs whole house fans, as we were considering getting one of those installed in our house. After the technician left I spent an hour up in the attic to view how many vents I actually had and if any were blocked. Come to find out I had 12 vents and none of them were covered or blocked. I also Google the square footage of our house and how many vents should I have based on the square footage. The number was 10-12 vents.
A week later I had Lincoln hills Construction come out to give me a quote on a whole house van as well as proceeded to tell him my concerns from this technician and the lack of attic space. He spent 45 minutes in my attic and also brought up into my attic a high powered fan to make sure there was no strain on the fan while operating it up in my attic. He told me I had plenty of attic vents to cover a whole house fan that would push 3400 cubic feet of air per second. With how reputable this company is. We proceeded to have the whole house fan installed.
Additionally with this information I called the warranty company to give them this information. I was told they had not received the report back from Woo Brothers yet. I proceed to tell them about Woo Brothers and my concerns about this company and their integrity and what their tech had said. I was told they couldn’t do anything with the information on their side until they got the actual report back. A couple weeks later I got an email from (FAHM) saying asking if my service was complete. I replied no.
Two days later I got a voicemail from (FAHM) stating that the attic fan would not be covered under the warranty, citing extenuating circumstances such as lack of ventilation. At this point I was completely upset as I had a contractor saying otherwise. So I requested for a complete refund for my home warranty as I feel they were not holding up to their warranty. I submitted all the required information to do so, including reason, etc. They advised me my warranty was canceled and were refunding me half of what I paid for it.
I called today 03/07/2019 to fight the amount and spoke to a supervisor. I got absolutely nowhere. The supervisor says the amount that was refunded was all that I would get. After everything I paid this company a total of $505.00 with absolutely nothing to show for. They do not stand by anything that they promise in their own pamphlet. I will never ever do business with this company again and will let others know to do the same.

Last week, our dryer was drying clothes as usual but they came out smelling highly of natural gas. We did not smell natural gas in the laundry room when the dryer was on or off. The smell was only found inside the dryer during the drying cycle. So, we contacted First American Home Warranty (FAHS) to file a claim. FAHS took our information, provided the work order number and told us we would be contacted by the assigned company.
While waiting for a call from the company, I looked them up on Yelp. I was hoping to contact them sooner to schedule them as quickly as possible. When I found their company listing, I became concerned due to the high number of complaints and the 1-star rating of the company. I called FAHS back to request a different repair company. I was then informed that FAHS had not had any complaints regarding them from their customers, and they would not change my assigned repair company based solely on online reviews. Because I was given no other option, I decided to give the company the benefit of the doubt.
The Appliance repair company came out on March 4, 2019. The repair technician was very uncommunicative and brusque to the point of rudeness. I explained the problem and told him that my husband had turned off the natural gas to the dryer just to be safe. I left to go downstairs for a few minutes, and the technician came down as well in less than 5 minutes. He stated that a new gas valve would need to be ordered to fix the problem. He then completed the work order invoice and asked me to sign it.
I noticed that he had not completed any information on parts or service performed, so I asked him to add information regarding the part to be ordered. He added the phrase “Diagnostics Gas Valve”. I should have asked him to write additional information on the invoice, but he got on his phone and it appeared he was struggling to get the part information order information, so he said he would complete it at the office. I signed, paid my $75, and he left. Today I decided to contact Astro Appliances to determine the status of the part order. They informed me that the claim report was submitted to FAHS, and they considered the case closed. They would not tell me what the report said and just recommended that I call FAHW. When I asked further, they said if a part needed to be ordered that FAHW would need to authorize it.
I then contacted FAHW. I asked the agent who answered the phone to tell me the claim status. She said the report said they had found no gas leak. Case closed. Seriously? I explained my frustration and what actually happened, and I was told that FAHW would send out a senior technician to review the problem. I was told that I would need to pay another $75 service fee for this visit regardless of the fact that the first technician appeared not to have done ANY real work, shown any dryer knowledge whatsoever and actually lied about what he had done. Looking back at the Yelp reviews, this appears to be a common problem with Astro Appliance Repair, and several reviews mention having home warranties with FAHW.
At this point I am waiting to hear from Astro Appliances to schedule a senior technician visit. If I do not hear from them in the next few hours, then I will contact them directly. I am resigned to having to visit the laundromat again, possibly several more times, because I am worried that Astro Appliances will be unable to adequately handle this service call. I am also questioning the integrity of FAHW as a company. I have had home warranties previously. I have NEVER experienced the level of attitude from customer service saying basically too bad, so sad for a problem like this. Basically I am stuck working through FAHW procedures or going outside of the home warranty and getting this fixed on our own. At that point, the $675 paid for the home warranty is pretty much down the drain. I hope that the next service call changes my mind about FAHW.

When I submit claims, the process is straightforward. I put in the request online and they respond promptly, sometimes after contact. For the most part, my experience with their contractors has been positive. Once, we had to request a second person to come out 'cause the first one was not good or dependable. But that only happened once and our most experience with our plumber was very positive. Hopefully, the next one will be the same.

I’ve had several issues with this company. We purchased a home and there were no issues with the pool/spa heater. Filed a claim and was repeated told it was a pre-existing issue. Provided them documentation from the purchase of the home showing all equipment for pool/spa was in working order. Claim continued to be denied. DOI complaint is the next step.
Hello Nader,
Our records indicate you placed a claim for your pool/spa equipment not working properly. An independent contractor, J V Pools Service and Maintenance (J V Pools) was dispatched to diagnose the failure. Please be advised, J V Pools reported the computerized actuator valve needed to be replaced because it had failed. The computerized actuator valve is part of the computerized management system which is not covered under your home warranty contract as listed under Pool/Spa Equipment, Not covered. At this time, your claim is considered closed.
Thank you.

When I purchased my home I chose First American because it seems like a great option. But the coverage they provide is awful. They will put bandaid on top of bandaid and piece everything together until your unit looks like Frankenstein. My AC died in the middle of summer and they were going to have me wait two weeks for someone to take a look. I had two different repairmen there the same day. Both said the unit was done. First American sent a guy out who replaced the starter and left my unit limping along. They were not willing to work with me at all on replacing the unit or making any other repairs because their shady repairman said it was fine. I dropped them after that.
Prior to the AC, my hot water heater sprung a leak. The plumber they sent looked at the expansion tank and nothing else. Said it was fine. Now that I’ve dropped them, a real plumber looked at the unit and tells me the pressure valve it bad and caused all the issues from the start. This would have been covered by the first guy had they checked that. But now that’s my own problem. Don’t expect them send someone good who will help.

Ordering a service from First American is easy. I get on my paperwork and I call the number that's on the pamphlets that I receive in the mail. Also the customer service is easy to deal with. But the timeframe depends on who the company is going to be sent. I had a service request for my appliance and the timeframe they gave me was made on a workday. It was between 8:00 and 5:00. I took off one day but the techs never showed up. They said the part was delivered on the same day as my appointment and I wasn't informed that they were not gonna come on that day. When they did come, they were very professional and quick.

Whenever I call First American Home Warranty, they solve the problem really fast and efficiently. I normally submit my claims online because my cellphone sometimes has no signal. I also chat with the agents online. I leave a message online sometimes and they respond to me 24 hours later, but if it could be a little faster, it will be perfect. It may be a system problem or they cannot update time-to-time, so they can only receive the message after 20 or 24 hours. The system should be updated. Nonetheless, my experience with First American Home Warranty totally is good. The customer service is good and I really appreciate that, although sometimes, they have bad contractors. The agents, on the other hand, really behave professionally and solve the problem efficiently.
We recently had a sink leakage and continuous flow of the toilet. They introduced me to some contractors and when I called the contractor, they were not professional and were not people of responsibility. They came to the house and just made a brief look and told me that the insurance cannot cover the claim because of the part missing. But when I contacted my tenant and agent living in the house, they told me that the part was there and nothing was missing. So, I took photos and sent them to the First American agents and discussed with them. When they saw the photos, they trusted me and they sent another contractor, who was really good, to my home to fix the problem.

Having a warranty is much needed and very valuable. I had to get the water replaced once and if I would have paid out of pocket for that, it would have been a lot more. But I wasn't happy with my previous provider. I searched and was happy with the things First American covered and how much they are charging. I got their warranty and whenever I had a problem, I call them and let them know what was going on. During the same phone call, they are able to provide me whoever is going to fix the issue. The response time is good. Also, I was always able to get the contractor's number directly so that way, I could call them. But either way, they would contact me within 24 hours. The techs are professional. They sent out Martinez Plumbing and those guys were knowledgeable. Then an electrician came out and he was very professional. I haven't had any electrical problems since with the things he fixed. Their jobs are of high quality.

When we bought our house, our HVAC systems were old. They were like 80 years old and it was like, "Ma'am, this thing's gonna go any day now." The warranty was a buyer's incentive with the home we purchased in 2007 then we renewed on that home. We like First American so we just carried on and as we have purchased other homes, we have bought it for those homes too. It's very valuable and with the amount of money that we save when systems go out, it pays for itself. Plus First American helps us find reputable contractors and there is somebody to have our back if they don't do so well.
We've been filing claims for a while so it used to be just via call. But I like being able to file claims online now. It's straightforward. First American gives an expectation of when the contractor would come out and except for one lemon, they show up on time for the most part. It seems like we end up needing to submit requests on Saturday afternoons so I don't hear from them until the next week. But that is expected and it's fine. They're not emergency situations and when the contractors come in, they get the job done. It's done well and they are professional.
I wish that I can select preferred carriers from within their group though. Some of those who come out, we love and I would love to request them every time. But sometimes, we get someone who is awful and we don't ever wanna see that person again. So it would be really good if First American has to ask if I have a preferred provider from the list. Then I would say that I would love to use a particular person. That would be fantastic. That's my main thing. But other than that, the experience is smooth. First American has also been particularly attentive in following up, at least at this house for this contract. They ask if the contractor has come out and if everything got done to our satisfaction. I don't remember necessarily getting that in the previous years but I've noticed that this time.

I've had First American in every home I've ever owned and I've had them for 20 years. I'm a single mom owning an older home, and the convenience of being able to pick up the phone to put a claim in makes First American like a perfect partner. Submitting claims has been easy and convenient. When I had a mice problem, I picked up the phone in the morning and two days later, there was someone at my door who then set some traps.
The techs that have been sent have been on point. Every once in a while, I'll feel like someone's trying to sell me something. But, 95% of the time, they've been honest and here to do the job that I asked. They're clean, respectful, and I don't get the creeps. The quality of work that they've done has been top-notch. I've got a very old pool, and they're spot on when they come and work on my 20-year-old equipment. I've also had stuff with my air conditioning, and every once in a while, my dishwasher needs a little something. Overall, the coverage is great for the value, and it's easy to renew. It's also easy to pay with autopay, and I don't ever feel I'm being upsold. They're there to do the job at hand, and they do it well.

I've had coverage with First American Home Warranty since I bought my home four years ago. They were the first one that I had and there are no better deals out there. So far, I have only submitted one claim with them and it cost me $75. It was the hot water tank that went out. They called up and checked the insurance policy that I have, and the guy came out the next day and brought the new tank. The technician was a nice guy and the quality of work that he performed was good. I would use that company again and if somebody would buy a home, I would recommend them. And with all insurance companies, the more you use them and the more you claim, they more they raise their rate. So, people should think wisely before they make frivolous claims.

First American Home Warranty was provided to us when we purchased our home in March 2018. We recently had our water heater go out and called to file a claim with the insurance company. Two days later the plumbing company that was assigned by First American Home Warranty said they were not able to get the water heater that the insurance company was supposed to purchase for the job in time to complete the job on a Friday. Since the weekend is approaching we will be out hot water another two days for a total of four days.
Apparently the issue per the plumbing company is that the home warranty company has not notified them that the water heater is available to be picked up at the where hot house. It has been eight hours. I’ve made numerous calls to the warranty company and they assured me it would be within 1 to 2 hours that the plumbing company would be notified. They have not been notified. I don’t recommend this company and I would never purchase a home warranty from them.

I had some real estate people I called and they suggested First American Home Warranty. Submitting claims has been fairly easy. I had a situation where I had to get it done as soon as possible and they did what they could to help get it taken care of. Also, I did not have to wait very long when I called in the repair technician. But there need to be notes left in a client’s file that show right off the bat there’s no in-network provider so time is not wasted. It's usually about a 24-hour delay trying to find one. Then, they call back with the already known information that there’s not a network provider in my area. Other than that, everything was good.

Our real estate agent said when we bought our house that we could have the people we were buying our house from get us a home warranty as part of the sale so we did that. The warranty came with a year and it was through First American Home Warranty. We just extended it when that year was up and we will probably keep extending it. We've had the warranty for a year and a half now.
I usually call in my claims and it's pretty easy. There's a relatively short hold time and it’s not too bad. I tried to do my claims online too and the site worked, but that didn't work very well. I’m not a guy that knows everything about houses. In using the site, which category do I go into to find my exact issue? You gotta start with the big categories then you drill in from there until it looks like it’s exactly what your problem is. But I just wanna tell First American what my problem is. It’s like, my air conditioner is not working or my garage door is going up and down by itself and it’s creeping me out. That one you can’t find on the internet.
We had a couple of claims. One was a couple of months after we moved in. The air conditioner froze up and the technicians fixed that one really quickly, like the next day. They were good. We then had a garage door opener issue and that worked out really well too. But the technicians had to make a couple of trips out. We had two different technicians. The second one knew exactly what the first one had done and took care of it. They were both good guys and I was totally comfortable around them. My kids were here and I totally felt safe. They really knew what they were doing. They didn’t put things in too technical terms at the same time. When they were explaining what they were gonna do, I could understand it so that was nice.
I tell my friends they should get First American Home Warranty. It's pretty awesome. It's just a lot of peace of mind and that's the biggest thing. If something goes wrong, you have a $75 deductible. That's what I have and you can get them in different amounts too. It’s pretty nice. When my air conditioner broke and my garage door went crazy, I paid seventy-five bucks for each. We have two garage doors and First American ended up replacing both units. I got two brand new garage door openers for seventy-five bucks.

As a realtor, I sell First American home warranties almost every other day. I have them on probably 32 of our rental properties and as my own warranty provider. Their service and their reps are amazing. If I ever have a problem where I have a question about something, our local rep is always available to me and my clients. They are also really good about cases where things are not working out with their contractor. We could let them know that there's a problem and they'd get rid of them then replace them with somebody that has been really good. So, overall, I've been pleased.
Sometimes, though, there seems to be a little bit of breakdown between the rep and his assistant, and the follow through with those communications between those two. Other than that, I recommend them to everybody. They cover so much more stuff during the gap in time when we have contracts during the repair. No other company will do that for us. Also, they are always open if I have a question about stuff. Either answering questions pre or post, or if we have technicians that are disagreeing about what the repair is or what the cost was, they always listen to my input on that.

I submitted an emergency work order around 3 pm MST on Saturday, 23 FEB for what I feared was a broken pipe in my wall. After the system said it wasn't able to locate a contractor, I immediately called First American (FA) and was assured by an associate that their emergency claims department had 8-hours to contact me. After waiting over 24 hours after the submission time, I sent a message to FA detailing that they had waited 24-hours to even contact me. On Monday, 25 FEB, they assigned a contractor and appointment time without contacting me. No contract contacted me, but FA sent a message on their portal that they had scheduled an appointment and had, essentially, done their part.
Early in the morning on 27 FEB, I received two phone messages from FA stating that they had received the issue and then assigned a contractor, R and M Plumbing. At 8:56 am I received a call from the contractor saying he would be at my house in an hour. I told him I wasn't available as I had just arrived at work (45+ minutes from my house) and had meetings all morning I could not miss. I asked if I could be scheduled for some time in the afternoon and was refused.
We repeated this conversation regarding the next two days - I said, "I wasn't available in the morning due to work, but if we could move it later in the day then that would be work," he said he wasn't capable of doing that. He then politely told me that if I didn't agree to his times, he would tell FA and that I was obligated to "work with him on the time." After I pointed out that I absolutely was trying to work with him, we hung up and I called FA once again. I spoke with Angelo, and explained my growing frustration that, after 4 days of waiting for contact on an emergency work order and then being told that I had to accept whatever times a contractor was willing to do the work without question, Angelo told me that contractors have multiple jobs and scheduling.
Telling him I understood that and was never asking for a specific time, just a window of time later in the afternoon, I asked if the expectation was that I was to risk my job so that they could do theirs. Angelo told me, to quote, "yes, that is the expectation." I immediately demanded to be forwarded to their claims or quality department. When transferred, I repeated my issue with the representative, who extremely rudely told me that it was my job to bend over backwards for them and their contractors because it was an emergency work order. When I pointed out that that was not a reasonable answer as they had already broken their policies on the wait periods for an emergency work order, she said it didn't matter and that was what I had to deal with. I immediately told her to cancel my warranty and have since broken contact with FA.
In over a year of working with First American, I have never been impressed with their customer service. Their business model seems to be taking people's money, and then making their customers figure it out from there. Every time I have come to them with an issue, complaint about a contractor, or any other service issue, they have refused to help and essentially said that their only job is to schedule the contractor. This recent experience (combined with multiple others with similar results) proves that they do not even follow a true customer-focused standard of scheduling. Truly, a terrible company.

When you submit a claim at First American, you log on to your account and it asks what kind of service you need. You click on that and then you scroll through to find what brand it is. You then describe what’s wrong with it and send it in. A rep then gets a hold of you and lets you know when somebody’s gonna be out. Getting a contractor out depends on what the problem is. When our water heater went out, they were here the next day. The washer and dryer, which was through Sears, took over a week. Still, the contractors were fine. Having a warranty on your property is extremely valuable because you don’t have to think about half the stuff that breaks. You just pay your deductible and it’s taken care of.

We paid our $75 service fee and had a contractor dispatched to look at our heater. The first time he thought he fixed it, a week later we had the same issue. He was dispatched to come back out and never showed up for the appointment! He was dispatched a third time and came out on a Wednesday. Again thought he fixed it. By Friday we had no heat again. I was told they could not come out again until Saturday, we would be at work so they couldn’t come until Monday. It was snowing. I called a different company myself and they were able to get to my house and fix my heater within an hour and a half.
The kicker is that the issue was something the previous contractor had mentioned, but he decided it wasn’t worth getting into so he did left. When I called FAHW to complain that their contractor had not done the job tasked to him and that I’d like a refund of the service fee I paid weeks ago they told me that was not possible since the contractor had come out to the property. I wish I could just show up and get paid but not actually fix any of the problems! I don’t feel it’s fair that I paid FAHW their $75 to get the runaround for 3 weeks and then pay another $75 for it to actually get fixed.

Horrible customer service coming from not only First American, but also the contractors who they send out. We have not had properly working A/C for months. The contractors do not answer the phone, First American does not answer the phone, or even care about their customers and their situations, but they have no issue with emailing me everyday asking to renew our plan. We have been trying to get a appointment, for work that was already diagnosed and ready to be paid, for weeks. We have paid for 150$ in diagnostic fees and we are STILL waiting for our A/C to be fixed! Our A/C stopped working back in October, we went through First American's claim process. They got us a appointment with a contractor in pretty good time, we paid the diagnostic fee, then the contractor told there was nothing wrong he could find but he added some Freon.
A month or so later we started having the same issue, we went through the claim department again, and again they sent someone out and we paid another diagnostic fee. This company was able to diagnosis it, but it was apparently not covered under our warranty- go figure. I called First American to make sure that it was not covered, they said they would talk to the contractor- Circa Mechanical, and give me a call back. NEVER heard a call. All I got was a call from Circa Mechanical saying that we owed them $600.00 before they could come out and fix the A/C. We were going out of town so we said we would call when we got back. When we did, it took FOUR DAYS to get someone to call me back to even speak to me about scheduling an appointment.
Another FIVE days later and still no one scheduling me with an appointment or giving me any explanation as to why they can't schedule my already diagnosed work that was ready to be paid. Next thing I know, I am getting an email from First American saying they have switched my work order to another contractor and that it would take at least another TWO days to even make a appointment, and that this new company would have to diagnosis the work all over again.
So now, we are going on almost 5 months without A/C- WE LIVE IN FLORIDA. I call First American to see what is going on, they are extremely dis-concerned with my issue- never even apologize for the lack of unprofessionalism and communication shown by not only the contractors they employ but First American themselves. Their only solution to my issue was to fork out another $150 for a portable A/C unit and just wait until the next contractor called. EXTREMELY DISAPPOINTED AND WILL NOT BE RENEWING!!!

I had back surgery, and I was having a lot of trouble. At first, I got the First American warranty thinking that while I was down and something happened, at least it would be taken care of. But there had been a couple of things that I thought should be covered that wasn't covered. I had a convection microwave. It was on the countertop, but they only cover the ones that are above the stove, and I couldn't understand that. And then I also had a faucet on the outside that had froze up, that they didn't cover. So those two things I wish they had covered. But overall, they've covered whatever's come up.
There’s one guy that fixed my dryer one time and he was a little bit questionable, just because of the way he got around. He didn't move around, like he was kind of slow, but he got it fixed, which is the bottom line. But I kinda felt sorry for him, the way he's having to do it. But at the same time, he paid his price too. It just took a little bit longer, but that's not the end of the world either. This "warranty" that you're getting is the worst. Do not trust the sale reps that try to have you sign up. They will promise you benefits that you will later find out is not included in your contract. Which then means you will end up paying more for your service and on top of that they will have you pay an additional service charge, because "it's not included in the warranty". Also when you schedule the service it's not going to be right away, you might have to wait a few days until you get someone to actually come out. So for those of you with an AC broken and living in a area that's 90 degrees +, good luck... Tried to talk to their customer service department about the matter, only to find multiple transfers and nothing done. Seriously! Try to avoid this company, you are way better off googling a service than using them. You will save way more money and time without them!
Hi Hannah. Sometimes during higher weather conditions the amount of service can increase tremendously; however, we do our best to provide fast and efficient service to each and every homeowner. We apologize for any inconvenience you may have experienced. Thanks, Shanee.

At first they send me an email stating that they will cover the damage. Then they change their mind that they made a mistake from the report and they are not pay for the damage, can someone direct me how to get them out of business so they don't cheat people out of money, all they wants is to take your money and decided not to pay any consumer for the repair. I purchased a home warranty Jan 3 2019. On Feb 5 my oven stop heating. Only part of the oven went out, I called my claim in. They sent out Lone Star (Rip Off). The technician said he had the part, he went to his truck came back and said it was the wrong size and that he was ordering the part and would return in a couple of days.
A week later no word from Lone Star or American Home warranty. I call Lone Star. They passed the buck, "Call your home warranty". When I called Amercian home warranty to my surprise they told me the claim had been denied. Stated my oven has rust and entire oven need to be replaced so I told them my entire oven did not go out. Just the bottom heating element. I told them to cancel my service. They are a rip off. They charged me a warranty fee of 51.50 and I had to pay Lone Star 75.00. There is nothing to protect the consumer from these type of scams. They can say anything to keep from paying for the repairs but they want to continue to charge monthly fee for nothing and service call fee for nothing. Lone Star and American Home Warranty are both rip off companies. I would not recommend them to nobody.

Upon following up with First American Home rep, they were extremely rude saying I will have to reschedule another date and work with the date that they provided. BOTH COMPANY AND CONTRACTOR PROVIDED DIFFERENT NAMES AND TIMES THAT THEY CLAIMED CONTRACTOR SHOW UP. "Well mam, contractor Carlos showed up at 10:30 am". Next representative claimed "Adam said he showed up at 8:15 am".
They came up with lies on top of lies that does not match up to their claims. On top of that, there was no service perform, but I was told that I will be charge with service fee. Who knows, might be another way of the company to scheme on clients. Worked with a lady named Susan who was incredibly rude and insisted on sending out the same company when I said the contractor was telling me one thing and First American Warranty another thing. I also told her that he was hitting on me but she argued with me about sending that same contractor to my home! I didn’t want him in my home again when I was alone with my daughter! They sent a plumber who turned the water on and confirmed the leak. He informed me that he could not fix it without me paying to have the freestanding tub moved and replaced by them. This is not covered under the home warranty. I called First American who said they only fix unobstructed plumbing. The plumbing is the freestanding tub!! It is not obstructed. There is not cutting into a wall, floor or ceiling!! It is fixing the connection of pipes to the tub that stick out of the floor. Waiting to be connected to a supervisor to put a new spin on their coverage. SCAM!

This is the worst service experience of my life. They were unable to accommodate a working woman's schedule. They expect customers to sit at home and wait for service providers for a 6 hour window. The customer service representatives are sexist, discriminatory, and tried to blame me for their incompetence because I as a single working woman should have someone available to sit at home for a 6 hour period of time during a weekday to accommodate their schedules. They made blatant misrepresentations over the telephone regarding service calls and complaints I had made to the company. They refused to send me to customer relations. The worst kind of company. They just don't want to work, fix appliances, and don't want to pay for the cost when you have to get someone else to fix the washer. During the first year of purchasing our home, we filed a claim with First American Home Warranty (First Am) for our HVAC unit that stopped working. It was January, we had a newborn, and it was freezing! They sent a subpar contractor out who had to make several house calls to assess the issue properly. Once the part was ordered and installed, it failed within 2 days. They came back with a supervisor and assessed the same problem, ordered the same part, and subsequently installed. It failed again. After several calls, and hours combined of waiting on hold with First Am, we spoke to someone and demanded a different contractor come out.
Long story short... 3 years later, 4 different contractors, and the same problem with our HVAC, we are exhausted with dealing with this company. Tirelessly we have made calls, waited on calls, and been without heat. The last 2 contractors have recommended for a replacement unit, but by the instruction of First Am, they instead just replace the very same part. A part that fails at any sign of cold weather. Not only do we go without heat for days at a time - due to the inability to send a contractor over in a reasonable amount of time - but our HVAC system runs on Emergency Heat and our bill is triple what it should be. First Am is a company built on negligence, poor customer service, and poor ethics. If buying a home, steer real clear from First American Home Warranty.

I have had FAHW for the last 14 years on 2 different houses. For several years they were excellent and I recommended them to everyone that was in the market for a home warranty. Unfortunately they have gone downhill over the last 2 years. The contractors they send out now are marginal at best. The previous contractors will no longer do business with them saying that they are too hard to work with and want to shortcut repairs.
They look for ways to deny claims. They have a 30 warranty on repairs, meaning that if you have the same exact problem in 31 days, you will pay AGAIN for the repair. Their customer service is a call center in India and no one speaks English coherently. I have finally canceled them and gone to another higher rated warranty company with better coverage.

This company is a fraud and is not worth dealing with. We have had coverage for a year and the first time we tried to file a claim was an absolute disaster. We have 5 people in our house and my wife just had major back surgery this past Friday. Today, Tuesday the water shutoff valve split in two, literally split in two and I have the ball from the ball valve in my hand. Since the shutoff valve is on the other side of the water meter, guess what...yep! My problem. So we have no water to the house and noticed this around 3:00 pm.
We called this company to help resolve the issue and explained the seriousness of our situation, which was a complete waste of my breath, but I was told this would be an emergency and be handled in 8 hrs. I explained that since it was late in the afternoon, I was worried about this being pushed into tomorrow and was told it would be handled in less than 8 hrs due to the emergency and they understood. What a complete pile of, for lack of a better term, hot air. A company was dispatched only to call us 15 mins later saying they would not be able to complete the service call for 24 hrs. They could complete the service tomorrow (Wed between 12 pm - 6 pm). I explained what was going on and the company told me I had to call the Warranty company back.
So I called First American Home Warranty back and was met with indefinite holds, being cut off, hung up on, transferred to the wrong department, and when I finally got in touch with someone they were rude and only stated the company policy was a 24 hr turn around time and then they hung up. I can understand not having running water to your kitchen sink for 24 hrs due to a busted pipe, or a toilet that will not work for a day, but 24 hrs without water to your entire house especially with someone who has just had major surgery is a little absurd, just a little! Like I mentioned, every, literally every attempt to escalate this was met with indefinite holds, being cut off, hung up on, transferred to the wrong department, and when I finally got in touch with someone they were rude and only stated the company policy was a 24 hr turn around time.
I finally reached a supervisor by the name of Rick who said he would look into it and call me within two hours, so hoping to hear something by 6 pm to get a company dispatched to fix a broken water main... HA! I think I would have better luck getting ice water in hell. I was hoping for a better experience and understanding but this is the exact impression I have had about these types of organizations and this experience proves this service is a complete fraud. As ironic as it might sound, our policy expires tomorrow and I was ACTUALLY thinking of renewing. NO WAY, not even if the service was free!!!
This is a company that needs to invest in customer service and modifying its response times according to specific situations. I have no idea how this company is in business today but even an idiot like me could run a better organization. Leaving a household without water for 24 hrs is completely unacceptable, especially considering our circumstances. I now have to contact a 3rd party at my own expense to fix an issue I paid this company to handle. I only gave this review 1 star because that is the lowest I could go. This organization does not even deserve 1 star. I have never in my life dealt with a more rude set of employees and a company that does value its clients. Do not invest in this company unless you have nothing but time and money to waste.

FAHW chose to get a second opinion which resulted in a decision to replace the water heater. I now think that Modern Plumbing chose to collect an easy service fee and write a false report. Mechanical and More were honest, fast and did great work.
Original Review: Feb. 12, 2019
We moved into a home and it came with a warranty from FAHW. It made us feel much better as the home is 20 years old. Not long after we moved in the hot water started depleting. I paid the $75 fee and scheduled a "Professional" to come evaluate the problem. A week after the appointment the plumber called and said the water heater elements were covered and didn't know why but they could replace the unit for $1600!
After no word from FAHW for a few more days I send an inquiry online only to get a response that the plumber says the unit failed due to a power surge. The control board was fine and one of the three elements was still good. There is no sign of electrical overload anywhere in or on the unit. These warranties cover things in your home that require electricity. Any part that fails could be blamed on a power surge. That's a nice technicality that can be used any time to cut costs for actually providing the services they sell. It's a scam! Save your $500 to $600 plus and put an additional $75 in your account 2 or 3 times a year. Then you will have the money available for a quality repair contractor or a new appliance when it goes down.

I have tried to use them twice. Each experience was not customer friendly and proved useless. The plumber they sent was unqualified and wanted to charge me triple what I ended up paying from an outside service. I have yet to get a service person to my house for my oven problem. The first service call was scheduled between 10:00 and 2:00, the service person did not call until 2:00 and stated that he could not be there for another two hours. This was not going to work. So he was able to schedule me for a Saturday afternoon. He canceled that due to weather.
When I called back to reschedule, they informed me there were no Saturday hours and I would have to reschedule during the week. I do not get paid when I don't work, so actually it would cost me more to get this stupid insurance company to take care of my needs than go to an outside service. Their customer service 800 number is useless and the people are hard to understand. The person on the phone kept using the pronoun "Miss" rather than my last name or my first name. Unacceptable and very biased. This company needs to step up to the plate. I am about ready to call the BBB.

This company is a joke! Had issues with my pool filter, they send a tech out after waiting almost 2 weeks! Tech comes out and states we need new media cartridges and a new PSI gauge up top. Long story short, they deny the cartridges but approves the PSI gauge. Their service provider never comes back to fix the leak on the PSI gauge. So I let it go think well the gauge is a $30 fix, at least they are not charging me the $75. HA! Here comes the bill for $75.00. I call them up and explain that they had not completed the job, no fix to the situation. Next I get a bill that is now going to my collections, I call back in, mind you this is already 3 months after the fact. I speak to a manager, he reviews my account and apologizes as he can see this was a mistake on their part. He said, "I'm going to waive the $75 fee and get the service provider out there to complete the job that should have been completed 3 months ago."
Tech from the same service provider comes out and says, "Yep, Needs to be replaced. I'll let them know." Two weeks go by still no word, Call in today and apparently they denied the claim (which was already approved in OCT 18, but work never got done) because it looks as if I tried to repair the gauge myself by taking a torch to it and melting the plastic, seriously?? Bunch of crooks. I sprayed Flex Seal on it to try to maintain the leak that THEIR service provider that THEY sent out NEVER fixed!! The home warranty I purchased said they would replace or repair any of the covered appliances in my home. That included my hot water tank. If something broke they would repair or replace for $75.00. When my hot water tank started to leak I contacted them. They sent a company out and the quote was $1,800 out of MY POCKET.
I called and they said that they could send me $400 and I could fix it myself. That doesn't even cover the cost of a new tank, let alone to have it installed. The contractor said they had to replace "everything", all the plumbing that comes out of the wall, the vent, even the stand it's sitting on. The warranty apparently only covers the tank and sitting the tank on the stand...nothing else. I did some research and Lowe's quoted me $1,100 and that includes the tank, labor, parts, delivery, permits, and they will haul away the old tank. It sounds to me like the contractor they hired and FAHW are both crooked. Don't do it.

Two weeks ago we contacted First American in regards to fixing our dryer and it was on a Sunday. We set it up online and got a confirmation email that Sears would be out at our home Monday between 10-2. I took the day off and Sears did not come. I called back into First American to tell them Sears never came. They contacted Sears and Sears stated that they supposedly came to my house but no one answered (completely false. I was at the door). First American then said the next appointment I can get is Friday between 8-12. I questioned them as to why I would be penalized since Sears never came and I was at home. They had no answers.
So I had the day off on Friday and I again waited all morning for Sears to come and fix my dryer. I thought something was funny because it was 11:30 and no one was at my property. I then gave First American a call to see why Sears didn’t show up in the time span they have given me. First American contacted Sears and they said I was still on for the appointment but the contractor was running late and not picking up the phone. I was informed to call back in an hour if Sears didn’t come. Well guess what? Sears never came.
I called First American and spoke to a customer service rep and she stated that I never had an appointment. I was so confused because it didn’t make any sense. One rep said I was on for my appointment and the other said I never had an appointment. I personally called Sears and they said my appointment was cancelled but couldnt state who cancelled my appointment. I was so frustrated with the entire process I didn’t know what to do. First American then stated that they would have to set me up with a different contractor due to no one coming to my property for a week.
Four days went by and no one contacted me. My husband called First American yesterday and the customer service rep said I would have an appointment the following Monday with General Electric but they couldn’t give me a time for the appointment. I told my husband to give General Electric a call today to see if we were in their schedule and when we called them they were unaware of us needing any appointment and this is due to having any information on us. We contacted First American again and finally got a real appointment set up and confirmed it with General Electric. There is a complete lack of communication and customer service. They have not tried to reach out or resolve the issues that have gone on. I have been with them for many years but this is no way to treat their customers. I believe I will be cancelling and not recommending them to anyone.

The final issue was my AC unit. After them continuing to deny the claim I had to escalate it to someone for approval. After my tenant being without AC for days in Arizona they finally had a contractor come out. This contractor was rude, left debris, and failed to fully complete the job - they left a hole on the roof where the transition goes. Once we caught this, had it confirmed with another company their vendor refused to make the issue right and First AM failed to make it right as well. I wouldn't let them send a vendor to my house ever again, it makes me question all of the warranty work that was ever done on the house.

The beginning of December 2018 we started having problems with our heater. It was the first time using our heater for the winter months as we had just moved into our house in June. We contacted our home warranty company First American and stated that our heater would turn on and about 2-3 min later would shut off automatically without ever warming up the house. They notified us that they would get a repair company to look at it. A few days later the repair company sent to us was Platinum Repair. The technician that looked at it said there was nothing wrong with the heater that it was the filter and that it was dirty and needed to be replaced. He messed with a few things and the heater came on and we were good for three days.
The heater then started doing the same thing again. I called First American again and filed another claim stating we were having the same problem. They again sent out the same repair company Platinum Repair. In the meantime while we waited for Platinum Repair to come because it was going to be a few days we decided to get a second opinion on our own and have a heater company come look at our equipment. Nothing was touched and our second opinion said we needed a new control board that it had a short and was going out.
A few days later the technician from Platinum Repair came and looked at the heater again and said it is working there is nothing wrong with it and then it shut off on him. Once he said there was nothing wrong with it I should of went with my gut and said these people don't know what the hell they are doing. Against my better judgment I gave them the chance and he continued to look into it and finally stated we needed a new board and valve that he would order the parts that it could take a few days that was on towards the end of December.
It is now January 2nd and we still have not received a call about the parts so I took it upon myself to call them. They stated they got the parts in on the 29th but because of the holidays they were going to call me on the 4th. THE 4th WHY WAIT A WHOLE WEEK!!! The following week a technician comes out which it was not the same technician that came out and stated the problem was the board and valve and ordered the parts it was a new one. While being there he replaced just the valve and turned on the heater and left. I was not home at the time with this technician as I had to work I had already missed time for this so my family member was there. She called me after the technician left and said he only replaced one part not both and stated that it seemed to working okay so far.
I called Platinum Repair right away and explained the issue of having two parts ordered per there technician and only one part being replaced and the representative stated "the heater is working isn't it? So what’s the problem." I proceeded to explain the problem was two parts were ordered and only one being the valve was replaced. She again said "it's working I don't see why you are complaining, call us if it is not working". I immediately called First American and notified them of the issue and the person I had talked to said no both parts needed to be replaced that he would contact Platinum Repair.
Later that same night my family of 8, ranging in age of kids from 16 mths to 13yrs old were all asleep. I heard a loud bang which I thought might of been the baby climbing out of the crib or one of the kids falling off the top bunk and proceeded to go down the hallway to check when our furnace door flew open with a big ball of smoke. I yelled for my husband who immediately turned off the thermostat for the heater.
I called First American that next morning explaining what happened and that all the pressure caused the door to fly open and cracked the framing a little right above the door which is right by the baby and my youngest child's bedroom. They responded they would get the technician back out there immediately. Suddenly Platinum Repairs schedule was wide open and they were able to come right away. The same technician that came and replaced just the valve looked at the heater and said it is no good, we would need a new one and also took pictures of the door frame and the crack.
We are now in February and I get contacted by First American that they are replacing the heater but we would have to pay $2100 out of pocket to the repair company for the modifications. I explained we should not have to pay a dime for if this was repaired correctly the first time it would not have had this problem and that we had notified them of each time what the technician did and didn't do and how unprofessional the people are that they contract out with. We got an estimate of what it would cost to replace the heater from an outside company and they said about $1500-$1700.
I waited to hear back from First American and they stated they would give us a cashout if we wanted due to all the problems we have had with Platinum Repair but it would be for $350.00. I DON'T THINK SO. Between these two companies and their unprofessionalism, screw ups and lack of consideration and lives of families we shouldn't have to pay **. I can guarantee if one of their employees was having the same problems all would be covered better yet it would not have even gotten this far.
I'm expecting a better outcome within the next few days from one of these two companies maybe working together that they can come up with something in giving us a new heater. This should be at their expense because had I not woke up and got down to the heater when it blew the fire would of hit my two youngest kids and let me guess they would of stated they don't cover that they can only give me $350.00. It's **. Get your heads out of your ** First American and step up and fix the problem you guys started by sending Platinum Repair and if that means you have to take on all the costs that is your problem you should of had them fix the problem in the first place. I'm writing to warn others about this company. I had filed a claim for service two months ago and paid for my services upfront with credit cards. After a poor experience the charges were reversed. And then the bills started coming... I figured this was a clerical error and it would be reversed. When the last letter came, it threatened to send me to collections. This threatening letter gave no detail regarding the charges. Further, when calling I was simply told my "service fee was due", and they were unwilling to send me a report on the charges. Again, I paid upfront. Had a poor experience and the charges were refunded. What is sad is that I thought the company was legitimately trying to do the right thing. Unfortunately, this isn't turning out to be the case.
Hello Thomas,

I'm a Realtor and we use First American exclusively. We went with them because the boss uses First American and knows the people personally in the San Diego area. So far, I had a good experience submitting claims. I always do it online and everything seems to be fine. Usually, it takes two or three times checking the parts and diagnosing the problem, ordering the part, coming out, putting them in, and then having to come back with another part. But that would happen any time you try to fix small appliances. Also, it would be helpful if the technicians sent out are able to speak English.
Thank you Marsha for your feedback. We appreciate it.

We were recommended to use this warranty service when we bought our house. We have had several issues with different problems they are supposed to cover. On three separate occasions I have had to fight to get them to actually service things that are covered. They drag the process make false claims and send inadequate service techs and repair estimators. Our refrigerator went out and they took 27 days to repair it. Along with countless phone calls and service requests. Our roof leaked and they said it was due to another company and they refused to service it. It seems their game is, if they make it hard enough to get service you will go elsewhere or opt to pay for service out of your product. They do not provide the warranty service they promise. NOT WORTH THE MONEY!

I would give these guys a negative 5 star rating if I could. Been a customer for 10 + years and in my first home years back they replaced things and had reputable techs and good customer service. They replaced a water heater, garage spring, dishwasher and serviced the AC issues as I had an older unit. Times have changed!!! NOW they make you wait forever to do anything hoping you will pay to fix it yourself... Or pass the buck and state they will pay for the item but none of the labor and "cost to bring things up to code" so they can overcharge to cover their costs.
For the last 2 issues we had a "second opinion" company come out to quote us and they stated it would be way less than what First Am was stating and they were supposed to be warranting the home and the items in it... We even have the top tier coverage policy. None of their people are in the US and you cannot get anyone who cares. The companies they use are idiots or have techs who say they are terrible to work with and feel bad for us the clients. I even had one refer out the work to a friend of his who was licensed that would give us a better deal. I have been in the mortgage business for 20 years and have never seen a company go downhill so fast. If you want a good Warranty company use Landmark!!! My customers rave about them!

Customer service is the worst. We had a light switch that went out and since it was an upgraded switch that the builder installed it was not covered. The light switch was $40 compared to a standard switch at $5 and we told First American we would be fine with the $5 switch and they refused to install it. We had a toilet leak in another house and the repairman they sent out looked like he had been sleeping in his car with all his tools. Just check out all the negative reviews on Yelp and it is hard to understand that this company is still in business, let alone have an positive reviews.

This warranty is totally worthless. Don't waste your money, time, and energy; it's useless even to consider recommending or researching it. Here is why: I got a one-year complimentary warranty at the recommendation of the broker and cost of the seller. I was pleased to hear about it because I would get one year's worth of peace without paying anything.
My agent even got the costlier coverage, or so it seemed, at least on paper. However, for every service I would call, they would charge me $75 (which was on contract and acceptable if they did the job), but each time the plumber or the handyman found a way to add a stupid point or something in the report to say that this was not covered. Pressure regulator not covered because the plumber's machine shows barely enough pressure but not good enough for my second story bathrooms. Shower head and arm repairs not done because they were "broken." Toilet tanks repairs not covered because they were faulty type or something. They always found an excuse not to cover the repair or replacement although each is/was listed as covered item on the contract. Each time, I had to have a separate handyman or plumber do the job and pay full price out of my pocket.
Each time calling this company for service was just a waste of $75 and time and energy and peace. Sometimes, the people at the FAHW may sound like nice but the workers they send (usu. from Cal Home) are neither reasonable nor understanding. Sometimes, they don't even know what a regular handyman next door can fix for $25/hour. I regret letting my agent buy it for me and my own wasting of a couple hundred dollars in service charge for absolutely nothing. Well, for frustration and wasted energy and further requests to review/reconsider to cover the needed repairs, etc. I wonder why this business is allowed to exist/operate. I began reading reviews of Cal Home plumbing and each has the same experience. This is not worth one's time, money, or patience.

I've been having a good experience with First American Home Warranty. Thus far, I've had parts replaced on my washer and though it took quite a while for me to get rescheduled and to have the work done, I had no problems other than that. The contractor who came was Sears and when they first got to my home, they did not have the part needed. They ordered it and it came to my home. Thereafter, I had to reschedule or deal with the original appointment that the tech made to come back. He said I may be able to call and reschedule the appointment quicker but I was unable to do that. So, it was about three weeks before he could actually get back to replace the part. Nevertheless, the techs First American sends as well as their professionalism has been fine.

I called the warranty company and requested a new heating and air company to come over and service my home. I dont want a vulgar violent man coming to my home. The operator was rude to me. She said that they can't change the company based on reviews. I've been on the phone now with First American Warranty for 36 min. I asked for a supervise and I'm holding now. My kitchen sink blew up. The plumbing company that FAHW sent my claim to only worked M-F, 9-5, meaning I would have to take a day off work. This puts a severe strain on my financial situation, so I wanted to see if they could make an allowance for using a different contractor. Day after day of waiting on hold, up to 1.5 hours(!), got me nowhere. When I finally got to speak to a human, he was completely disrespectful. I can't say for sure he hung up on me, but based on the respect I was given up to that point, I would not be surprised. My advice: go elsewhere for home insurance.

We bought a home back in '86 and our realtor offered that we have a warranty program that we could apply to the home. First American would cover all the appliances and the equipment of the home. I only had to pay a small deductible and problems would be fixed. More recently, I bought another older home and I subscribed to First American once again. If one of my appliances, the electricals or the plumbing breaks down, I call them up and tell them that I'd like to file a claim. Then, their reps tell me within 24 hours who is coming. They also let me know my deductible.
While their claims process has been very good, one thing that concerns me is that sometimes their system automatically selects a contractor. At times, I feel bad for the contractor if he’s two or three hours away from where I’m at. There were two contractors in the past who asked me if I knew where they were coming from and told me that they were two and a half hours away. I know First American can pull from a more local pool so I ask them to send me someone who is more local.
When I get a contractor who has come to repair the same problem and I request First American to send that contractor back, their reps would look at their system and send the same tech. I have a rapport with him and he’s within 45 minutes away or less, which is fine. I would always recommend First American no matter what. I always hear from other warranty companies and FAHW is a little better. I have 3 policies with them and with having three policies, I get a multi-policy discount, so that’s another plus.
Hi Anthony. Thank you for the review and feedback. We appreciate your time and suggestions.

Microwave oven repair - This is my 3rd year with this company for my rental property. I've paid $500 each year, $75 service call fees 3 times. Twice for the same problem, didn't get fixed. I was told my microwave turntable wheel was abused and plate broken because of it. My tenant said the wheel stuck and heat caused the plate to break. Either way, the cost to replace is $150 but now I've spent $75 for service call and they won't repair or replace. It's been 10 days, no report or photos from tech and if I had not reached out, I'd know nothing. He went there to fix, did nothing and never sent a report. I'll just do without the insurance from now on. They will do anything to not fix a problem.
Hello Pam,
Our records indicate the microwave turntable glass tray was broken and the grill was cracked. Please be advised, removable trays are not covered per your home warranty contract under Microwave Oven, Not Covered. In addition, the grill has no mechanical function therefore, it is considered to be cosmetic. Please be advised, cosmetic defects are not covered. Here is my most amazing experience with First American Home Warranty July 2018 - Service Request # **. I purchased a warranty to obtain a little peace of mind when I bought a house. Within 6 weeks, the downstairs air conditioning unit stopped working. No problem, I submitted a claim to FA and a contractor was dispatched. The contractor decided that the coil was the issue, now I know a little bit about these units and suggested that the compressor was also at fault, given the noise it was making. However, the contractor decided to cheap out and opted for just the coil. Despite being covered by the warranty, FA were able to nickle and dime me for everything that wasn't covered, leaving me with a larger than expected bill for "out of pocket costs."
July 2018. After working for 3 days, the AC failed to work. This time, another contractor came over and confirmed that the compressor was also at fault. No ** Sherlock. July - end of August 2018. Many technicians came and went, my phone calls to FA become more and more irate, as the new company "Preferred AC" (not sure who they were preferred by, but certainly not anyone who has air conditioning. These idiots would have a problem figuring out a one piece jigsaw puzzle. Eventually, the unit was fixed, despite the best efforts of FA and (not) Preferred AC, with plenty more "out of pocket" expenses. Luckily, it being Texas in August, the temperature only reached 100 once... once every day.
January 2019 Service Request #**. It was therefore with some trepidation that I had to request another service call for another AC unit, but it seems like FA and their poor choice of contractors didn't fail to amaze. Initially, I heard nothing back for 3 days, so I left them a message: Me: "Any news on finding someone to come and have a look at this?"
Their reply: "...I reviewed your claim and confirmed a tech was not assigned. After further review, I found the claim was not submitted correctly and First American was unaware there was an issue until you sent this web message..." Eventually, a date was arrange, so after taking half a day off work to wait for the contractor, I finally called "On the Horizon HVAC" after the contractor failed to turn up. Apparently, he had just had an accident and would have to cancel the appointment. One rescheduled for today, they wanted another 4 hour window, which involved another half day off work. After waiting over 4 hours, I was just about to give up, then I did. Called FA, who told me that the tech was running late, but by then it was too ** late.
First American Home Warranty like to use the following business model: 1. Take your money (the most important bit). 2. Scout out the worst, most inept companies to "service" customers. 3. Cheap out on any repairs, noting that saving a dollar here usually results in a $10 cost further down the line and a whole lot more aggravation for the customer, but hell, you've got their money. 4. Nickle and dime customers for "out of pocket repairs".

First American revisited the claim and agreed to reimburse me part of the cost. I appreciate their effort and dedication to customer satisfaction and their reputation. I wish this issue didn't have to escalate and end up on this website as a complaint. Based on my experience, I have two suggestions for First American: 1) increase emergency and weekend coverage in critical departments because emergencies do happen on weekends and customers need solutions; 2) provide better training for call center employees.
Original Review: Feb. 4, 2019
My tenant reported a water leak in my property on the night of 11/15/2018. We called First American on 11/16/18 multiple times and escalated the issue as the tenant had to shut water off for the entire house. First American was not able to find a plumber that day or issue a pre-authorization, and we had to find an emergency plumber to fix it ourselves. As we were trying to follow up on the claim over the weekend, their contractor relations and claim resolution departments were basically not available. We then filed a request to get reimbursed for the part of the cost to fix the water leak and got rejected.
I called on 2/4/2019 to get an explanation for the reimbursement request and was put on hold for 25 mins. I called again and the reason they gave me was there is not enough details on the claim about the damage and we didn't have pre-authorization. I know for sure my property manager and I called multiple times on Friday 11/16 and provided as much information as we could to escalate this issue, and we never got a response from First American on Friday and over the weekend as promised. Plus the pre-authorization would only have come way too late. Is this a game they play? I am very very disappointed with First American Home Warranty. For the emergency we had, they definitely failed to serve their customer.

My experience with First American has been fantastic and I intend to renew every year it's available to me. We have such an old home. It was built in 1901, so we have old plumbing and our air units are on their last leg. I usually go online to submit claims with First American and navigating through their website is super easy.
The professionalism of the techs that First American send out is always top-notch. We've only had one service provider that came out and gave us an astronomical suggestion for a plumbing issue. I then reached out to a person at First American and told them that I would like to get a second opinion out here. I also told them that if the second guy would be able to fix the issue we're faced with, I didn't wanna pay two service charges since the first guy wasn't sure what he was doing. When the second guy came out, he fixed it in a much easier way that didn't involve all the drilling and punching through walls that the first guy suggested. First American held up their end of the deal and they didn't charge me for two service calls, which was great.
The next time we had a different plumbing issue, I requested that that same company come out for the service, just because I trusted their opinion and their method of doing things. I had to jump through some red tape and whatnot, but it wasn't a big deal and that company ended up working with me. Although it felt like it was just a one-time accommodation for me to be able to pick the service that comes to my home.
First American would create a huge advantage for their customers if they would give them a pool of services that are available to them. If customers can either click a more passive route or have a preference within their listed providers and being able to choose who it is, that would be great, knowing that customers probably would have more limited appointment availability if they're choosing someone specific. But other than that, I'm a big proponent of First American and I've recommended them to all of my friends.
Thank you Jennifer for taking the time to provide us with your feedback. We appreciate it!

Does not conduct customer follow up to check status of claims - led to three weeks without an AC system in the Florida Fall which is still pretty hot! Coverage is very limited on appliances; oven glass cracked not through anything we did. FAH said it was not covered but couldn't explain why. Changed policy rules and didn't inform anyone about it. We recently renewed, paid the same amount and didn't change anything on our policy. FAH changed their policy and now appliances are an 'extra' coverage option. It was part of the base coverage last year because we used it. No one mentioned it when we renewed the policy.
Customer service in general is poor; CS personnel consistently failed to provide straight answers on the phone to existing claim statuses and were often unable to understand what was actually covered in the policy you had. They would also constantly contradict the person you recently talked to often telling you something completely different from what you were just told. As a Realtor, I always recommend to my clients and fellow agents that they do not use this service provider. They are not value added to the homeowner.

My husband and I bought a house in Placentia CA and moved in on 12/28/2018. After one week of moving in, we found the kitchen sink drainage was slow so we filed a claim on 1/4/2019 to have the plumber to fix it. The first plumber came on 1/9/2019, snaked the pipe and told us he found some tree roots in the pipe. He will need to write a report to let First American make the decision and see if they can move forward. First American send another plumber from a different company to get a second opinion.
The second plumbing company is called Lake View Plumbing and that’s when the nightmare starts. They have sent 3 different sets of plumbers to check out the problem and my kitchen sink is still not fixed. The first plumber came and snaked the pipe, he said he would need a camera to see what’s going on but he didn’t have the right tool today. He would come back tomorrow morning. But then he never showed up. The scheduling lady even called my husband to confirm the appointment time between 1-4pm, my husband took half day off waiting at home but the plumber never showed up, we called no one answered. We complained it to First American, they coordinated and the plumber showed up the next morning.
The funny thing is, the second plumber they sent did the same thing as the first plumber, snaked the pipe, didn’t find anything and told us they would have to come back with the camera. We were like, "Didn’t the other plumber communicated with you about what he did and what he found before you came here?" They apologized and said they would write a report and send someone back with the camera. Another week went by, 3rd plumber came with the camera. However, the one they brought is too big to fit in the pipe. They said no one from his company told them the kitchen pipe is narrow which would required a smaller special camera. They would have to come back again. But the plumber snaked the pipe again and they also found tree roots.
A few days later, First American told us they have received the report from the plumber saying the pipe under the kitchen sink is broken which caused water leakage. It might be caused from one of the snaking process. Plumber will send someone to open the slab and replace the pipe. This is totally different from what we were told when the plumber was here. But we went with it and waited for the plumber to schedule an appointment. The plumber was supposed to come yesterday (2/1) in the afternoon but then called us saying they have miscommunication internally. They are not supposed to open the slab until they have the camera to see where exactly the leakage is. They tried to schedule the appointment for another time and will send someone else to take a look. This is not the first time they miscommunicate and not the first time they took us up with no show and my husband wasted another half day off.
I’m in week 35 of my pregnancy. Baby is coming any time soon and I have communicated of my pregnancy since day 1 when we filed the claim. We complained about the plumber to First American and questioned the quality of vendor they selected. All they said was all the home warranty companies hire the SAME vendors to provide the SAME services. So even if we switch to a different warranty company the result would be the same. At least they have an assistant to help me with the coordination. I mean, what kind of response is that?! So not professional!

Our journey with First American began in Dec. 2018. The initial call was for a toilet. The tech that came out was polite, but couldn't resolve the issue. My husband was able to fix the problem. A second toilet had a minor repair, tech came out, assessed the problem and ordered a part. That was two weeks ago. No sign of the tech or the part. Now for the bad news: we had issues with a cooktop and oven. The first company did not appear. We called to let your company know that we could not make contact with the service folks and were given another company to make the repairs. About a week later a tech came out, said that both would most likely need to be replaced.
Several days went by and we called to see where we were with the problem and were told that the tech reported that all was fine and there was not a problem. We were assigned another repair company. The tech arrived several days later and two hours early and told us that he'd had a cancellation so he'd decided to come to our house and if we didn't accommodate him he didn't know when he would be back so he came in, spent around five minutes and told me to learn to live with the problem. He didn't want to make a claim due to the fear that his contract might be compromised. So we're left with a non-working toilet, a leaking faucet, a cooktop with bad valves and an oven that doesn't seal.

The technician come and work for few minutes and told me that the pipe is broken which need open the floor of the bathroom which not covered by the home warranty. I call home warranty and they have no answer. I called NB Plumbing, they told me they can fix it at cost $450 which I need to pay by myself. In the meantime, I ask another plumbing company KB plumbing. The technician from KB spend half hours to fixed the problem and the pipe is not broken. It cost me only $125. I claim this with home warranty.
After that, I have water heater leakage and kitchen drainage pipe stopped. I called home warranty, they ask me give another chance to NB Plumbing, I did. They did really good work for me. And the new technician give me good suggestion on the old drainage pipe protection. So I nearly think First American Home Warranty is good company. Unfortunately, When my laundry pipe blocked, First American Home Warranty arrange another company Drainco plumber, which rework the similar story as the NB plumbing at the first time. The technician come to my home working for a couple of minutes and stop working due to the machine is too hot. He make my home very dirty but no problem solving. Again, I ask KB plumbing to solve the problem for me which no any difficulty. I talk this with my neighbors, I was told that they have similar experiences with me. The First American Home Warranty not really the warranty for your home.

Besides, the contractors that have been sent out have been very professional.
We're still waiting on our ovens to be fixed. The ovens are from the 90s, so they're just trying to repair the control board. I got an email from First American saying, "Hey, this is still in process. Here's the number directly to the people handling the oven." When I clicked on that number, it took me directly to the contractor. I've been talking directly with them, and they said they were gonna try to get it done. They told me it would take three weeks, but we're a day past that. I'm not happy that I've been without an oven for three weeks, but they were very upfront, so everything's fine. We also had a plumbing issue with one of our toilets and they got right on it, so that was great.

The serviceman was polite. He knew what part needed to be replaced and repaired my washer in a speedy manner. He did not create a mess and I am grateful for that. Fast Service, answered my questions and I received a phone call when the serviceman was on his way.

The young men that repaired my were terrific. They came the same, day, were clean and efficient and fixed the pool with no hassle. They were courteous and had excellent phone and personal interaction skills. They checked to make sure it wasn't a gated community, when someone would be home, if the gate would be locked and wanted to make allowances if there was a dog or other animals in the backyard. He knew what the problem was immediately, had the parts and fixed it the first time.

Appliances were top of the line. First cooktop that was delivered was white and of all my existing appliances were black. I contacted the service representative that was handling my claim and she explained that whatever color that was given was what I would have to accept because it was a warranty appliance. The next day, I received an email from her asking me to review another replacement claim. Well, they actually replaced the white stove with a black stove. I was super excited because I refused to put a white stove in my kitchen. I was very pleased!
Hi Tangela. Thank you for your feedback, we are glad your cooktop has been replaced.

My oven stopped locked itself and I could not get it working and First American quickly resolved it when they could not fix it. My replacement stove is just as good as the one that died. Thanks for resolving it so expediently and professionally.
Thank you for your feedback, Jennifer! We look forward to servicing you in the future!

In May we contacted you about our water heater and you sent a company to replace it and the work was never completed and in Jan your company corrected it at no cost. Excellent service. Thanks for your help. I would recommend your company to friends and family. I plan to renew.
Thank you Joseph for your review and for choosing First American!

Someone came out diagnosed the problem in a timely and professional manner. The washer couldn’t be fixed. I was offered a replacement or a monetary amount to replace myself. The monetary amount was substantial and I was able to place it and get exactly what I wanted.

I have been a customer of First American for over 10 years. Their customer service is good, but what really sets them apart is their dedication to build a good and reliable service provider network. In all the time I have been with them I have only encountered three questionable service providers. Before First American, I had a different warranty company for 5 years and the companies in their network were mostly awful.

I had a home warranty company for 35 years and had to shop another company due to the old company denying coverage they showed on their contract as covered. Since changing to FAHW I realized I should have done it sooner because I have had nothing but GREAT experience with both the company and the service people they have sent to my home. I would highly recommend FIRST AMERICAN HOME WARRANTY to any and all folks looking for a reputable Home Warranty Company. I love this company!!!
Thank you Stu for taking the time to provide us with your feedback. We appreciate it!
