Good service, inspection said a portion of the roof need to be removed. I declined the repair and opted to cash out and repaired the fan myself. The check for the repair was received within a week and was fair.

OK providing basic repairs. Otherwise, seems to try to find reasons not to provide more. FAHW has problems with its website. With an active account not due for renewal for a couple months, I've been unable to order service online for months, and they can't seem to fix it. In the case of a double payment, the contractor did not have record of payment to FAHW, so a second payment was made at repair site. It took weeks to get one refunded.

Paying for a service but can't get service. I call and get transferred around the whole company or put on hold with no one picking up. I have file to claims one 3 weeks ago with no follow up and back in March. I'm tried of calling and getting nothing. The worst service I ever paid for. I do not recommend this service for anyone.

AC garage and refrigerator repairs. I placed my order on the cusp of a weekend... but everything was handled by Thursday of the following week. The customer service was good and the technicians were very informative. I just wish turnaround time could be upped to one day service. But that's probably an impossibility. But with AC it can be critical since domestic comfort is critical.

The product has been good except for the last year, First American is allowing contractors to set four hour windows during the day when I require early morning or later than 3:30. Now, the management team does not help. They used to reschedule. The entire team is argumentative - but professional. Although I stated that the contract will NEVER be at my home again, they have the audacity to still contact the contractor and attempt to persuade me to stay with the contractor under the contractor's schedule. They are wasting my time! Then managers who are supposed to call me back, do not. Each time, I have to call back and waste time on hold, just to get the same results. I will not be renewing, and I was a long time customer. Also, I will check to see if they are being honest enough to still show this poor review.

Trying to get our A/C fixed had been an absolute nightmare. FAHW is a joke of a company that has no intention of honoring a plan I purchased. My family has been displaced now for 6 days with an eleven-day old newborn baby, and there is no end in sight to this getting resolved. It is summertime in Texas and their only solution was to offer us $50 to purchase fans. Ridiculous!! My newborn will literally die if she gets too hot, and they will not send someone out to fix our A/C. Mind you, they say they will but then no one comes. Their excuse is that they cannot find anyone to come to our area.
News flash... we have plenty of repair companies in our area. How about letting us use one of them?? We have spent countless hours on the phone either arguing or on ‘hold hell’. They will not authorize a local company but instead reaches out to companies 2 hours away, and wonders why they won’t come out. Doesn’t take a genius to figure that one out, FAHW. I am appalled at their pitiful customer service.

Sam's Garage Door came out, checked my garage door opener and determined it needed to be replaced and replaced it with new one. The new opener is quiet and works great, I would recommend Sam's Garage Door to my best friend..

Just horrible! The sign up process was great. However, I had to file my first claim 2 months after signing up. My renters had a water issue. Of course, an offshore call center in the Philippines handles the claim. The contractor for the claim never contacted me. I attempted to contact and all I got was voicemail. I emailed the contractor as I reside outside the USA. Then I never heard back about an appointment so I contacted First American. First American had to call to get an appointment time. Guess what, the contractor never showed for the appointment. First American did refund the copayment for the claim. However, I was told that I would get a call back within an hour to advise if a different contractor would be dispatched to fix the water leak. Of course no call back.
I wasted approximately 6 hours of my time for this claim with the offshore call center who clearly did not understand the urgency. It wasn't like the washing machine or clothes dryer was broken. There was a water leak in the kitchen. I called my own plumber and had the problem resolved within an hour. First American wasted so much of my time and didn't even solve the problem. Now I'm getting the run around to cancel the policy. At this point, I'll take my chances and not have a home warranty since I have to call my own contractors.

AC went out. It’s 97 degrees & I have health issues. I was told it would take 48 hours for a contractor to contact me. I can’t believe a company could put people's lives at stake like this. A medical emergency that takes 2 days for response is unacceptable.

We have been First American customers for nine years and we have experienced some problems in the past but nothing like we are experiencing now. We live in Texas and our air conditioning system failed in May and was reported to First American immediately. They assigned Master Tech Heating and Air to repair our system and we had to wait five days in mid-nineties degree weather for them to show up. They told us our system components which had worked well for over nine years was mid-matched and had to be replaced.
We asked First American to send another contractor out which they did and Crows Heating and Air said the system was compatible and just needed a minor part replaced. First American has done nothing and four weeks later in unbearable heat, we just get lies and delays! Review Master Tech and First American on YELP before wasting any of your money.

It is over 90 degrees here in GA, I am going through treatment for breast cancer and I have been without AC for going on 3 weeks! Water is also leaking all over my attic. They first sent a shady contractor who simply added freon and said it would be fixed. It lasted 2 days before breaking again. Then I had to wait another week for a different contractor. This contractor showed up without calling even though we were promised a 30 min window. My elderly Mom was home alone.
I spoke with the contractor on the phone and asked him to call me back before doing any work since we already had issues with the last contractor. He never called back, told my Mom that is was normal to have condensation leaking all over my attic and left. I tried calling the contractor and First American all weekend and got nowhere. No one wants to help or cares that myself with health issues and 2 small kids are in a house over 90 degrees. I have paid on this policy for years and am so upset!!!!

Experienced a burst line under our kitchen sink which caused quite a bit of damage to the kitchen area. My wife called to alert FAHW and you all stated that since no plumbing service was available, we should find our own and would be reimbursed. She contacted Michael & Sons Plumbing and they came to remedy the situation. We were then told to submit the receipt paperwork online to be reimbursed - which we did.
We then received a survey from you all regarding Budget Plumbing and they were not the vendor that provided the service. Furthermore, we were told that since we did not provide an estimate, our reimbursement would not be forthcoming. All this while we are working thru a homeowner's insurance claim to resolve our bigger issue. Our whole experience seemed rather disconnected. We felt as if we did everything we were told to do and yet in the end did not receive any reimbursement (full or partial). Thanks for your consideration.

I called First American Home Warranty to service my central unit 5/15/19. An HVAC contractor came out the very next day and resolved the problem. I have had several service request this year and I am completely satisfied with First American Home Warranty. Their representatives are friendly, knowledgeable and will call back to check if request was complete. If unable to reach customer after several phone attempts, they will send a letter. Now that's customer service!

The company that came out to my home was very professional, they're knowledgeable and finish the work within hours. They made sure they treated my home with respect and professionalism. The technician determines the issue with them a few minutes of investigation and repaired it quickly.

Purchased a home with FAHW included in the sale.. Found that the Kohler Whirlpool tub was not working. Took a day off from work for the service person to come. Service person (McAtee) could not address the problem as he said he needed to go to Home Depot and purchase a part. Two weeks later I called the plumber and asked if part was purchased and when would they be visiting to fix the tub. Service person arrived and I took a second day off from work. I was told he could not finish fixing the tub because on this visit he accessed the problem was with the "jets" and this was not covered under warranty. Neither FAHW or the service person could explain what they meant by the "Jets". We have requested on several occasions for the plumbing company and or FAWH to send to us a written explanation of maintenance.
The jets???? They are a hole in the side of the tub! They are either blocked or clear!!!! I purchased and installed a new switch and fixed the problem (very tight space took 4 hours). Spent $200 and one month later got a bill for $75 from FAHW for a maintenance call!!! So the policy ($500), the parts ($200) and now an invoice for 2 wasted days ($75). Are you kidding me????

From filing the request online for service to our pool pump to the replacement of the parts, everything was as good as it gets. Communication with First American Warranty was great. The service provider contacted me with updates and scheduling. Service was quick and efficient. The technician was pleasant and confident. So basically, we had no worries with the whole situation, and it has been the same great experience with previous service requests.

I need to have someone to come and look at my guest bathroom vanity faucet. It started to leak. So I called and a Plumber came out and look at the faucet. After Observation he determined that it need a replacement and the next day he came back with a replacement faucet. He did a wonderful job. I am so pleased to be a Customer of First American Home Warranty.

Washer was replaced and was taken care of in a timely fashion. Service was good and delivery was precise. Very friendly delivery gentlemen. Old washer removed and we were given ample notice when delivering. All service reps were very polite and verified they answered all my questions. New washer is working well and I feel service was met. I would definitely recommend to a friend. Only recommendation is that replacement of washer should have taken less time. It took at least one month for the new washer to arrive.

First reported dishwasher did not drain in March. Since that time they have sent out 4 separate technicians from 3 different companies who have all seen the problem, tried all kinds of different things and still it doesn't drain. I have asked for a replacement and keep getting told it's up to the contractor. Still, 3 months with no dishwasher. I have tried to use their on lone system. They do not keep status up to date and take forever to answer emails if they answer at all. My contract is up in September. I am changing companies to American Home Shield at that time. DO NOT buy into the hype of First American! I have had a home warranty with First American for four years, and will not be renewing. It IS a scam. I purchased the home warranty for my rental home as an insurance policy to the catastrophic failures that the show in their commercial, specifically HVAC. I purchased the upgraded plan to cover that specific issue.
About 10 days ago, the HVAC failed, so I called first American. They assigned one of their “network vendors”, G and S Electrical (separate review—1 star). G and S scheduled three times and failed to show up. On the fourth visit, the vendor showed up, looked for 10 minutes, and said he could not fix the problem…and gave me a bill for a $75 service fee.
This is now 5 days without air conditioning. I called First American again, who approved an “outside service representative” (OSR) to come fix the problem. The caveat is that every repair step needs to be approved. First American ONLY approved the visit. The OSR, Blanton’s Air, Plumbing, and Electrical (separate review—5 stars) showed up the next day. The OSR rep was great, called to let me know he needed to perform is diagnostic test. I called first American and they approved. The result of the test showed that the evaporator coil was cracked and there was no Freon. Both are covered by First American’s warranty. He gave me an estimate which I provided to First American. THIS IS WHERE THE WHEELS COME OFF THE BUS.
First American REFUSED to approve the estimate for the OSR they approved to come in. They told me it was too much. They told me after another three days of phone calls (8 days in), during which no one was authorized to make a decision, that they needed to send out another of their “network vendors” (Butler’s HVAC--1 star google review) to validate the results of the previous OSR…for another $75 service fee. I called the network vendor (Butler’s HVAC) and passed along what I was told by the OSR; the flat refused to listen to me, told me they still needed to come out and evaluate. I let them the part number for the coil and the type of Freon, so they could have it on hand and be ready to get the AC working again… They told me they would not do anything until after their initial visit. (another service fee)
Basically, from what I can tell of First American and their vendors, the people who sign up with them are the bottom of the barrel contractors, who can’t compete with more competent companies. First American takes the cheapest repair, which many times requires additional calls to another incompetent vendor at another $75 service fee. I’ve learned a valuable lesson… It’s better to pay a good company the money to have the problem fixed properly the first time, rather than going with the first American “fly by night” vendors who no show, can’t fix the issue, or put a band aid on the problem and require another service call… All at a nominal $75 fee.

We've used First American Home Warranty once and when I submitted the claim over the phone, the representatives were great in terms of the expedience. They were very helpful too. The technician came out in a couple of days and explained the issue and the resolution very well. His quality of work was also good.

I have been a customer since late 2014 and have rarely made claims with First American. I am not one to abuse services, but recently have experienced issue with my pool equipment. I live in a 30-yr-old home and most of my equipment is older, yet I pay to have them covered and expect when something goes faulty that my provider will live up to their word in providing a "pre-screened" contractor. We not in this instance! The contractor was sent out to service my claim back in April, called Visco Home Services out of Houston. On-site he told us the problem, what needed to be done, that it was an "easy" fix, yet never returned. Come May, I have a serious problem where water is shooting explosively from the sand filter. I call FA back and they tell me I need to submit a new claim.
I told them I did not want the same contractor to come out since he failed to fix the issue before, they told me that this contractor was the only one registered with them in the area so I reluctantly allow the return in an effort to avoid more extensive damage to my pool. The technician came out and told us onsite that the gasket was broken and appeared to have deteriorated, since the filter was so dated, he was going to recommend that it be replaced. He told me he was taking the pictures and sending the "time stamped" report to First American. Well there's where all the bologna begins. FA sends me a denial to the claim, stating that the gasket was broken due to over-tightening (it was blatantly obvious that the metal gasket had corroded), they tell me that this is what Visco Home Services said in their report. So I asked them to send me the report, but they tell me that it is against their policy. I call Visco, talk to Pam, the president of the company.
Pam then emails me what she claims to be the report they sent to FA. Well, I send it to FA after spending another hour on the phone with their cs, and they tell me it does not match what they received, yet they still refuse to show me the report "they received". Who is the liar? FA or Visco? Well, I've been paying First American all these years and therefore I feel like I should have the benefit of the doubt. I have my regular pool maintenance company take a look and issue a report (straight away was told the piece was corroded due to the elements) along with up close pictures. Sent in to FA and again, nothing. They continue to revert to their choice of contractor (Visco, the "F" rated contractor). I just cancelled and will seek retribution on the service calls and contract payments as well as file a dispute. It is appalling that this company has such disregard for their paying customers and would have the nerve to trust incompetent providers instead. Beware!

My first claim with them after one year. Washer; they told me Sears would be out the next day; 4hr. wait no show; called back, long holds, same outcome. Called back, long hold, cut off, hung up on and then was told it was not their fault, all Sears appt's. were not going through. Completely unapologetic! Sears finally came and said my washer was un-repairable. I was given a cash out offer which is supposed to replace my top of the line Samsung, with $425!! Are you kidding? and that is supposed to include haul away and delivery? Sent an email saying I felt offer was unfair and maybe a mistake. Waited 24 hours to be told that was correct and all they offer. I had claim with American Home Shield that ended in a cash offer which may have been on the lower end, but not insult! The only reason I even switched companies is because FAHW sold me on their additional coverage. Not worth it if they handle things this way! Very unhappy!! And my FIRST claim!!

On our real estate agent's recommendation, we had First American when we purchased our home and it was paid for by the seller. We had two claims filed so far, wherein the first one, the contractor never showed up. They said their truck was messed up, which I understood. I thought First American would replace them but they said they don’t normally replace the contractor. So, we were out waiting for someone to come and it was frustrating. It took us about two weeks to get somebody here but they did a great job once they got here.
With our second claim, the contractor came and gave us a quote, and then they came back a week later to do the work. They did more work than we agreed to and wanted more money, so that became a negotiation. Sometimes I think the individuals that agree to do this for home warranty companies are looking for additional work. That’s why they're willing to come out for $75 because they're gonna try to get some more work out of you. It makes you feel they're untrustworthy. And the onus is on companies like First American to get qualified people that can be honest in the work. Nevertheless, the first guy didn't do what the other guy did. He was a very helpful electrician. Also, both technicians were very pleasant and respectful.

First American is the worst home warranty company I have ever dealt with. Sears is their contractor to fix parts and Sears is worse than First American. My oven broke the first week of May (2019). I was under warranty and paid to have a technician come fix our oven. My first schedule appt with technician was May 15th. It was rescheduled for May 16th (by technician - not me). The technician came out the first time and diagnosed the problem and said he needed to order a part. The same technician came out again to fix my oven on May 28th. He showed up and said it was the wrong part so he had to order the correct one and come back out again for a THIRD TIME. Since then, we have been rescheduled on 3 TIMES.
First (all for a week out - so 3 week delay there). we were NEVER given a courtesy call as to why it was continuously being reschedule, only text messages the day before the scheduled visit. WE HAVE HAD TO TAKE OFF WORK EVERY SINGLE TIME DUE TO IT BEING A WINDOW OF 8-5. So today of 7 days of work we have taken off just for times it being rescheduled. 6 weeks with a broken oven and having to go out to eat or eat microwaved food.
Called Sears supervisor and she was rude and completely pushed us aside and basically told us we were out of luck and we had to keep waiting for someone to come out. Called the technician, he didn't even know the visit had been rescheduled. Called FIRST AMERICAN, SAME CRAPPY SERVICE, being told they cannot help me and that I will have to keep waiting. I demanded a refund and they never even answered me. They just kept saying "We will keep working to resolve this." I would ask when it WOULD be resolved (since it has already been 6 weeks with a broken oven), and I got NO ANSWERS OR TIME FRAME. This has been the worst customer service I have ever encountered. I will not be recommending Sears OR First American to anyone. STAY FAR AWAY!!!

I’ve been satisfied overall with First American. I’ve submitted claims with them both ways, on the phone and online. I didn't really like doing it on the phone because when I'd call, I’d be put on hold forever. And when I would try to get a live person on, it just took forever. So, that was not good. Doing it online was better. We also had one issue where I was told one thing by one person and when I called back, they said that was not the case. So, there was a time when I was really irritated because it seemed like the different representatives were telling me different things until I finally got to the bottom of it. But it took several calls.
Other than that, my experience with First American has been decent and the techs they sent out had been pretty good. But when I had a furnace problem, it took a while to get someone here. They had someone but I had to work that day and I couldn’t leave my job at that specific time. So, we didn't have any openings for another week and my furnace wouldn’t stop running. It was something that I felt was more important, so I told them that they need to have more than one person they could call that has more availability on schedules. Long story short, it took forever to get someone out here and when someone did, they still couldn't fix it on the spot. They had to order the part and we had to wait for that, too. But that my worst experience and the other ones were okay.

4 months after trying to get my washing machine fixed, it is still not working. I have dealt with 25 people at First American and every single one of them is incompetent. Most can barely understand or speak English. None have followed through to get to a solution. I have been promised a replacement machine after numerous unsuccessful fix attempts, but even this they are useless at delivering on.

We've been with First American for nine years now. It was provided when we bought the house and we just stayed with it. We submit claims by phone and most of my interactions with their representatives have been okay. I only had a couple of problems throughout the years. The last one got resolved but I had to go through hoops to get it because they had canceled my service. It was a big mess but it’s fine now. Plus the technicians that come out are good.

The general trend of the company is that they delay the whole process, so you get frustrated and pay yourself. They have increased service fee from 60 dollars to 95, so now you don't call them anymore. The service request companies they work with, don't prioritize your requests. The time and effort it takes to coordinate and get the service provider at home is not worth it. They don't replace bad products anymore and keeps patching the solution, they push back on replacement to the max. So ultimately you keep paying 95 bucks yourself for an old machine.
Here is an example of my recent experience with them that led me to cancel the warranty after few years with them. Worst company, please stay away and save money. I logged a service request for toilet plumbing issue with the company. I told them it's urgent as my toilet is clogged and I have guests visiting. They gave the request to a company that never responded to the request. I called them to move to another company, and it was moved to Rush Electrics for the plumbing job. Rush came back and said that they don't have slots for this week at all for First AM.
I ended up getting a plumber myself and got the issue repaired out of my pocket. Rush never came into my home for repairs. Later I cancelled the warranty, as it is completely useless in the times of need they totally delay the process, so you get pushed to get the job done yourself. When time comes to pay, just sit on it so people get frustrated and get the job done themselves. I received a $95 dollar charge and I called them at least 5 times about the incident, and initially they said they will look into it, and later because I had cancelled the warranty, they were not ready to listen anymore. Just extract every single free dollar out of you. Such a pathetic company and the worst experience ever.

My clothing dryer basically burn in from the inside and I just made call pay a copay and First American Home Warranty took over, my dryer was fully repaired like new, the technician did extra things to the dryer, now it sounds like new, we are happy.

Absolutely HORRIBLE customer service. I have been with this company for years, and EVERY SINGLE contractor they have ever sent to my house has terrible reviews across ALL review sites. This company will only pay for the cheapest solution to "fix" your issue, so if it's something small, it's probably not a big deal. But if it's something big, like replacing an AC unit - they will do everything in their power to NOT spend money. The last straw for me was this week. My AC unit went out late Thursday night. I live in Arizona where it gets 110 degrees and have a family member with special medical needs. The earliest they could get to me was TUESDAY!!
I had a 3rd party contractor come out Thurs night to diagnose the issue and discovered my compressor is bad (this 3rd party is one of the most reputable companies in the valley, by the way). When I mentioned that to First American, they immediately denied my claim and stated that the 3rd party contractor broke the unit and that they are not liable. The answer was given after 3 different phone calls, being hung up on and sitting on hold for EXTREMELY LONG periods of time. They refused to let me speak to any type of management to express my concerns and offered me NO solutions. Due to medical necessity, I had to have the unit replaced out of my own pocket for over $8,000. If you are considering using this company for "peace of mind", don't bother. If it were possible to give negative stars, I would. I plan on filing formal complaints with the Better Business Bureau.

First American has been extremely responsive to all of my requests. The Company sent to handle my electrical issues, Electrical Contractors, LLC, were great. Electrical Contractors, LLC was professional, polite, extremely patient and explained what they were doing each step of the way. I have no problem recommending Electrical Contractors, LLC or First American.

I didn't get good service today from FAHW to the garage door service guy. They were all about the money and he was throwing unnecessary things in the estimate just to make a big sell. Very unsatisfied customer.

Washer broken and replaced. I would definitely recommend the home warranty. The assistance that was provided was valuable and helped me with a contractor (Sears) who was not reliable initially. The representatives heard my concerns and acted on them, which led to a final resolution of the issue.

The representative from First American was very kind and understanding of my situation. He told me when I would be hearing from a plumber and if I had any problems to call. The plumber called when expected and was very prompt in coming to my house, assessing the situation, purchasing the needed supplies, and returning to complete the job.

Garage door pro was in constant communication with me from the moment my service request was referred to them. Technician contacted me via text that he was 30 min out. Sure enough he arrived right on the scheduled time. He made a quick diagnosis and 30 minutes later the door was repaired and has worked perfectly since.!

Garage door spring replacement. On Track Overhead Doors did an outstanding job. From customer care contact to the job performance. I would recommend them to family, friends and neighbors. The contractor that came to my home was very professional. From him coming up to the door and announcing himself as a contractor for the company. He finished with the job in less than 20 mins. It took him longer to contact the warranty company for the authority to perform the job.

Nearly a month and two separate contractors that don't respond and AC unit is not fixed. Evaporator coil needs replaced but will not pay for duct connection modifications even though it is clearly stated in the contact this is covered. I was told since they are only replacing the coil and not the whole system that they are not responsible for this portion of the contract. Terrible it has taken this long. No fix and I am paying over $600 out of pocket for repair. Buyer beware of this company's underhanded tactics.

This is by far the worst company I have ever dealt with who don’t value their customers. My air conditioning unit stopped cooling about 2 weeks ago. I called the warranty company and was assigned Total Air Care to fix the problem. When contacted I was told that it would take a week before anyone can come out to fix the problem by their very rude representative. After weighing my options I decided to bid my time and wait the week in a house that was 90+ degrees, even in the evenings. They came out and supposedly FIX the problem in 15 minutes but 8 hours later my air conditioning unit stopped cooling AGAIN.
When the repair company called to set up another appointment I was told that it would be another week before anyone can come out. After that everything went downhill with me spending several hours with both the warranty company and the repair company trying to get them to come out more timely since I had already waited one week in a very inhuman heat waiting and their technician did not fix it right the first time. One incompetent company is blaming the other for not prioritizing the issue and in the meantime their very valuable customer is suffering. I would never recommend this company to anyone. Stay clear of this warranty company. You would be better off paying for stuff out of pocket ‘cause if I had I would have been in a cooler house days ago.

I finally am done with this company. I have cancelled my plan with them. Yesterday I get a letter from a collection company addressed to myself & my husband stating that we are in collections for a service call that was suppose to be waived by your company 6 months ago. Thanks a lot. Now we both have a ding on our credit report for something that is your company's fault. I would never use your company ever again, even if it was free.

Made a claim about our heater needing to be fixed, took about a month to get the heater fixed, the company we were forced to use was horrible. Then when summer rolled around the a/c didn’t work which was strange since the whole HVAC unit was supposedly replaced. Called the warranty company and the hvac company neither were willing to help since we let the home warranty expire, but why would we renew when we had a rough experience and then the services provided while we were paying were so unreliable. We working with other a/c companies. They all said if it was them they would have come back to fix the problem since it had only been a few months since the unit was replaced, would not recommend this home warranty to anyone.

I have a Home Warranty plan with First American Home Warranty which I purchased at the closing of my home 3 years ago. They were highly recommended. My heat pump “cooling side” the first year broke down during the summer. It took 4 weeks of sitting in the heat before they repaired it. The next summer it broke down again! Once again with many excuses we sat another 4 weeks without air conditioning. Again this summer it’s happened again! It’s been 4 weeks since it’s broke down. The HVAC company they contracted called me after 2 weeks upset with the warranty company the way they do business and quit contracting with them.
I’ve been away from home knowing I have a new contractor who is a 5 star rating. We had agreed he would be here tomorrow (Tuesday) to repair. In speaking with him this morning he still had not received the new parts. I called First American only to get more excuses about how they had to reorder parts because they changed contractors, WHAT! Please share with all your friends to not buy a home warranty plan from First American Home Warranty, they’re not honest and care nothing for their customers, only their money! Al **. Toni **.

I would just like to thank American First Home Warranty for helping me out of multiple issues with my first home. American First Home Warranty helped replace my hot water heater and also changed my A/C compressor. If it was not for AFHW, I would have had to spend thousands of dollars that I did not have. I will say that planning, scheduling, communication, & and paper trail (receipts, statement of work performed, etc.) left a lot to be desired, but in the end the work was done and my home was returned to normal. I cannot overstate how much money this company saved me. Thank you!

We bought a house new and the warranty that came on everything was starting to expire. A friend told us about First American and it seemed like a good idea. That friend was really a big fan. Also, it was easy to not have to do work to look it up. I just didn't wanna take the time to do that. Filing a claim with First American was pretty straightforward. Customer service was good too. When I had a claim, they sent automated emails stating that if I had not heard from my person or if the work was not completed, I should let them know. The work was not completed because a part was ordered. I was waiting but I knew what was going down. Even so, I got a call right away and the rep was all over it saying he'd make sure everything was happening. I told him there was no need for that. The technician who came did a good job. Changes were made and it was very quick, so it was all good. Overall, it was surprisingly super easy.

I'm not all that happy about the cost of having this insurance. So you pay all year long and may not have made any claims for a long time. Then you file a claim and despite the fact that you pay monthly payments, you still have to dish out $75.00 more dollars. I'm on a fixed income and have a hard time coming up with the monthly payments. So having to pay additional is harder. Also, I would like the choice of selecting who repairs my stuff. I don't always like the people you've sent to do the job. I know that I could have done better. And some of them know it's a patch job and that's about it. I've paid into this insurance since 2004 and it has come in handy a few times, but I think you could do better with price and with allowing customers to do their own selection of repair people.

When looking for a home warranty one of my main concerns was main water breaks and electrical problems. This being a older home built in 1940. The rep assured me that I would be covered. I am a senior on fixed income so you must understand my concern. So I have a main water line break from between the meter and the house. When I called in the rep then informed me that it doesn't cover anything outside the house. She didnt have no remorse to my problem. No one there seem to care about my situation. If I had have know this I Would have shop around. I could have taken several options to cover main water breaks, but I thought I was covered and here I am no water for a couple weeks and not sure when I can afford to have it fixed. Feeling ripped off, cheated and deceived. No I will never recommend this company.

I’m so happy that I chose this warranty company. This first year of owning my own home, I had several unexpected things go wrong. Everything except my washing machine went flawless! I had a problem with the original service company that came out. I called First American to let them know that I didn’t want that company back out. They immediately sent a different company out and the problem was resolved. I totally recommend First America Home Warranty!

When I bought my house, it already had First American and I kept it. Their overall claims process has been easy. I’ve really liked that experience. The claims representatives check back, so I like that aspect. They’re always professional, too. I haven’t had any issues with the technicians that they've sent except the only problem I had was when I had to get my microwave fixed. I felt like because it was over Christmas holiday, it dragged out forever. They ended up bringing somebody else out here, which I was so glad because the guy from the other company came but he didn’t do anything. That was what was disappointing. But the second guys that were sent were really good. They came, they followed up, and they touched base. I like First American. I have recommended them to other people.

Joined in February, effective in March. First/only claim Thursday, May 30, washing machine door hinge just broke on my front loader, making the washing machine inoperable. I told First American the problem from the beginning, broken hinge. Tech came 2 days later on a Saturday. Tuesday, no word from anyone, called Service provider. Their managers were "working on it." Wednesday called First American. No report from service provider yet, they placed me on hold, found out report was forthcoming, I should check back in 2 hours. When I did, claim was denied. Why? Hinge was broken, according to them, NOT typical wear and tear. I must have abused my almost 9 year old washer.
First American said the tech "knew this" when he photographed the damage. But the tech had no problem collecting my $75 copay before he left. And First American had no problem opening the claim when I told them immediately what's the problem was. I have no washing machine for 8 days now (parts have to be ordered). It will cost me $325.00 with another repair company. Two days ago I informed First American I am cancelling my "Premier Service" that was supposed to cover "everything". I'm still awaiting their reply. I want a full refund, including the copay, since service provider "knew" this wouldn't be covered, yet made me wait/waste 5 whole days between my initial call and their decision. Horrible customer service. Stay away.

This warranty does not value their customers at all and they are liars. Our dishwasher has been broken for 3 months now and they refuse to do the cost comparison to get us a new one. Mind you, the dishwasher is over 20 years old and they have had someone come out to look at it and tell us we need to get a new one SIX DIFFERENT TIMES NOW. The dishwasher breaks, we file a claim through the warranty company, they send someone out who tells us it is old and the parts to fix it are no longer available, and then the warranty company tells us that's not what they actually said and then just send someone back out to tell us that we definitely need a new one, and it is a never-ending, frustrating cycle.
We have had to use up our sick days and PTO to stay home so someone can come out and try to fix the same dishwasher but they keep telling us it is beyond the point of fixing and we need to tell the warranty company. So we tell the warranty company exactly what they said and guess what?? They send someone BACK OUT to try to fix it again. They are liars and they do not care about their customers. We should have just saved the money we spent on the warranty and used it to just buy all new appliances if we had known that this is how we would be spending our time and countless phone calls.

They put their claims in wrong to not 1 but 2 different contractors, then tell me to go outside of network, now will not pay. What the heck.

After initially contacting FAHW I was optimistic that they were going to help us quickly and efficiently. However, after being without a/c for more than a week with newborn baby I am no longer optimistic. We were told that the parts were being ordered and after calling for a status update, we are now told it will now be another week to even get the parts in. This does not include the time to get back on the schedule for servicing. In 90+ heat in Georgia this should have been an easy and quick fix. I am not pleased with the efficiency or customer service of FAHW and will not recommend to others.

I’ve been with First American for 16 years and they’ve always been very reliable. I usually submit claims online first. Then, if I don’t get a response right away, I would call. The technicians would normally come out within a day or two. Most of them were good and I had a couple of instances that weren't, but it was just the specific technician that came out. Usually, everything works well after the work has been completed.

First American Home Warranty is the worst warranty company I have ever dealt with. They had the audacity to send an unlicensed contractor to my home without my consent after I had filed a complaint and found the contractor extremely rude and I knowledgeable. The unlicensed contractor gave a fake report about my issue to the warranty company and they denied my claim. Furthermore every service rep I talked to was rude, hung up on me and argued with me.
When I mentioned to warranty that the contractor who came to my home was unlicensed they assured me they only use licensed contractors. I asked for this contractor's license number and after waiting an enormous amount of time the license number could not be found. I talked to over 10 people, none of which could help me. They put a service on my account and refused to remove it even though the contractor told me he couldn't help me and stormed out of my home. This business deserves to be shut down.

Updated on 06/24/2019: I had an unfortunate experience with First American Home Warranty. I filed a complaint with the BBB- due to unethical business practices. I did receive a response back from First American Home Warranty; and they stated the job had been completed. It was completed due to me paying full price by another air conditioner company. I have an elderly parent I care for, and the unit did not work for two weeks. I reside in Florida, and during the summer months you have to have air conditioning. Please do your research and due diligence on Home Warranty Companies. I do not want anyone to suffer the way I did by First American Home Warranty.
Original Review: I have never been affiliated with such an unprofessional organization. They have unethical business practices, untrained managers, and are dishonest. I am submitting a complaint to the BBB, so they can see how customers are scammed.

My wife and I used First American Home Warranty for one of our rental properties. The service was horrible. It sometimes took months and several calls to get them to do what we were paying them to do. Since they actually had to do something, we weren’t worth their trouble. They let our policy lapse without notifying us, and then said that they would not renew our policy or let us start a new one. There was confidently no official reason given for their decision, but we understand it for what it is. I would not recommend this company to anyone.

I have a home warranty with FAHW and am not satisfied. My air conditioner would not cool. I called the company, I believe on May 20. They assigned Holy Spirit Heating and Air conditioning Company to check my unit. He came out on May 21, 2019 and determined that the coil was leaking. He never put any Freon in the unit because it "costs too much and it will leak out." My air conditioner is almost 20 years old. They have decided to repair the unit based on the technician's report. When I questioned the logic in doing that the young lady I talked with said they do what's in the best interest of the company. Also, when the owner of Holy Spirit wrote the invoice and report to FAHW he wrote the repair as a modification so that the company would not pay for that portion of the repair.
What I thought would cost me a $100 fee is now costing me $555 because "We don't pay for modifications." When I asked, "When did a repair become a modification?", no one could respond. They just kept saying that they don't pay for modifications. I also asked what was being modified? Then I received a call trying to explain their logic. I called the person back but was always cycled to the claims department. I have called several times to ask when my unit will be repaired but have not had a callback or a response from Mr. ** who is supposed to be handling my case. I'm sure they may have been a good company in the beginning but I have just not had that good customer service. Called today (June 5, 2019) and left a note on the website but have yet to hear from anyone.

Choose another company to insure your appliances with as this guys just waste your time and money!! I have a fridge that has leaked 4 times and each time they tell me that I need to pay $75 only for it to break again. Then they have this policy that states that anything past 30 days will need another service fee, and of course they make sure the fridge is working for 30 days only for it to break again after. I have called them multiple times and spoke with quite a few people and it always ends the same. I speak with someone to explain my situation telling them it's a constant ongoing problem that hasn't been permanently fixed to which they reply that it's been past 30 days (it has been like 45 days at the time of the call).
I then proceed to ask to speak to a manager, to which they transfer me to a voicemail that never gets called back or they hang up. They are great at making you pay but horrible at holding their end of the deal. Plus the only techs they provide are this Russian or Ukrainian guys that barely speak any English and make you feel uncomfortable the whole time. I'm a male and I feel uncomfortable around them, which makes me wonder how uncomfortable they make women feel. Find a better company that will treat you like a human and not a number. STAY AWAY FROM AMERICAN HOME WARRANTY!!!

I called in a claim with First American Home Warranty when we stopped getting hot water out of our tankless water heater. I let them know we were getting power to our hot water heater but no power to the control panel and we had no way to get hot water. 2 day later we have finally gotten the contractor. They sent (a plumber) but we don't need a plumber since it's an electrical issue (I assumed the representative on the phone would have sent me the correct type of contractor). So now we have to wait for the plumber to submit his report to them before they'll send out an electrician so it will probably be a couple more days of no hot water before we see someone, and if they need to order parts even longer until we have hot water again.
I called to see if I could get things moving along faster given that we are without hot water all of this time, and was left no better off than when I called, unable to talk with a supervisor when I asked for one, and asked why this got classified as a plumbing issue when it's an electrical issue like it was my fault (I did not input the claim, I assumed the representative on the phone knew how to do his job). I would never recommend this home warranty to anyone. So far they have been horrible to deal with.

We called First American about our refrigerator which was not working, they send someone out. Said it was fixed, but the next day it broke down again, same problem. It's been over a year and they have sent out "experts" but we are still dealing with the same problem. It has been four or five different repair companies to work on the same issue but still not fixed. They have spent a lot of money ordering parts and paying for the cost of repairmen which has probably cost more than the refrigerator cost. But they will not replace it. Just keep sending out more so called experts who cannot repair the same problem.

Then, it’s normally within 24 hours that they would get me someone. Also, the contractors are always very respectful and we haven’t had a bad one. I bought my dream house in 2017 and selected FAHW to ensure when the original AC unit breaks, it will get replaced. We hired our own AC contractor that confirmed the only option when the system breaks would be to replace it, since the system is no longer in production and no longer in code. We have paid for 3 years, each year checking with FAHW that the AC unit and system is covered. NOW it has broken and we have been in dispute with them for over a week about what 'actually' is the problem. I've been on hold for hours and talked with over 11 people and their supervisors, all the while temperature in my home is climbing near 80 degrees. I regret ever agreeing to this warranty and feel like my family is in danger because this company simply doesn't follow through with what they 'guarantee'.

At the end of summer of 2018 I had a repair done by First American on my air-conditioning system. When I attempted to use the system this year 2019 the repair pieces and work according to the service tech caught on fire and had it not been for a electrical breaker would’ve been extremely damaging to my house. It is now been 11 days since I first reported this to First American and now they are on their second technician and company and even though we’ve had 95 degree temperatures everyday I am still without air-conditioning.
We have two of our grandchildren visiting and I’ve had to move in to our motorhome at a campground Until they decide what they’re going to do. I’ve been told twice they need to replace the entire system but nothing has occurred yet. I’ve called the service department everyday at First American Home Warranty’s and every time I talk to someone I get a different story from they don’t have the information from the service tech to vets ordered two then they don’t have it. It is extremely disturbing that this company operates this way In my opinion

(I GAVE THEM ONE STAR BECAUSE, I CANNOT GIVE NO STARS,) We purchased a home about 12 weeks ago. We've had a few minor issues that we've called them about - microwave (door latch broke), water heater (wasn't heating, minor fix and all is well). We recently called them for our AC. It's 16 years old and stopped cooling. We were told it has a leak and there's algae in it (per the plumber's pictures). Their solution was to order a new coil and leave it at that. Problem with that, THEY NEVER CALLED TO TELL US THE PARTS WERE IN, nor did the AC company contact us.
FOUR WEEKS later, we decide to bypass them and just replace it directly ourselves. New issue now. Our garbage disposal is leaking. The first plumber told them the crack in the housing was where it was leaking. We sent video to prove, no it's leaking near the electrical (it's hard-wired). They sent out ANOTHER plumber, he confirmed that it does need to be replaced and that the crack in the housing is "dry as a bone". They denied our claim because "we're a new policy and it's considered pre-existing"!!! It wasn't leaking when we moved in, this is a new development that just started about 2 wks ago.
The house sat vacant for almost 3 months and it's an existing dwelling. Besides that, the inspection report shows it was working fine!!!! The only saving grace is that we didn't put the money out for this useless policy. It was a gift from our realtor. You can be guaranteed, I'll be filling my realtor in and suggesting that if he does want to continue gifting a home warranty that he choose another company, because this one SUCKS!!!

The people that sold me the house, which I have for 3 years now, paid for the first year and I’ve used First American every year after that. When I first moved here everything was new and under warranty. But whatever wasn’t under warranty like the water heater, First American covered all those so that’s the reason I acquired it. Submitting the claim is very easy. I call them and they tell me who is gonna be coming. I contact them, set up an appointment, and they come out. The quality of their work is very good.

This is the first time I've had to call for a service call and I wasn’t totally satisfied in the beginning because I felt like there was a breakdown in communication with the company. They had sent me an email telling me to agree to getting the washing machine from Sears. But Sears didn’t have the washing machine and they didn’t get back in touch with the company to let the company know that. I had been sitting around for two weeks waiting, not knowing what was going on.
When I finally called, the young lady I spoke with called the company while I was on the phone. They told her that they didn’t have it in stock. So then she said that she would have to go and look for another company to provide a washer for me, which she did. They sent me another agreement over email for me to agree with getting it from another place. After she took care of it, it was five days later that I received the machine. I went without a machine for almost a whole month.
The problem might have had something to do with the fact that they had the wrong telephone number down. But I don’t even understand how that happened because they had called me on my new phone number. So it was just a communication problem and they settled that. They did a pretty good job after we got that first fiasco out of the way. Once I called back and spoke to someone about why I hadn’t received the washer yet and they got on top of it, then it seemed like the process went faster and I was able to get the washer.

A one-year contract with First American came with the purchase of our new home, which was utilized three weeks after we moved when our fridge compressor failed. The compressor obviously failed due to overheating from dust and debris clogging the vent around the backside of the fridge, but First American claims lightning caused the damage. I spoke with the technicians during the inspection of the fridge and they could not say for sure what caused it; however, there were no storms in our area during the time of the failure, so lightning was an impossible reason. First American refused to provide the technician’s report saying that it is an internal document… About an inspection on my property.
I called Sears (who did the inspection) and they confirmed that the technician did not report that lightning was the cause of the damage. First American blamed us for the fridge damage at first because we did not properly maintain our fridge…. That we’ve owned for three weeks. It’s been nearly three weeks since we submitted the claim and I still haven’t received a contract with this company (they refuse to email me a copy). We had to purchase a new fridge since I am pregnant and have a 2-year-old, so proper food storage is critical. Now they are saying that the fridge we moved to the garage is secondary and not covered by the insurance plan. This company feels more like a scam than insurance. The customer service has been hostile and unprofessional; avoid this company at all costs.

First American Home Warranty has refused to replace a Rheem tankless water heater in my house because it is under warranty. However, the warranty can't be accessed because the water heater was purchased 11 years ago by a previous owner that I do not know and have no way to contact. Their own technician contacted Rheem and was told it could not be exchanged without a receipt which doesn't exist. Obviously, First American knows that I can't take advantage of the warranty. It is another way for them to get out of paying for things that the policy says it will cover. So, basically you better get the receipts of every appliance in your house when you purchase it or else First American will use that as an EXCUSE to not honor its contract. Avoid this company. They are not honorable or ethical.

The warranty is very hit or miss. I have had them for 7 years now. They will always replace with the lowest cost replacement. They will not replace a very high quality item with the same quality. An example is I had a Monogram high capacity microwave. They replaced it with a very low quality GE. They considered it the same "Because it has the same features". It does not work as well, heat as evenly, or have the power of the old unit. An additional replacement some time later was for a wall oven set. Again, Monogram. The original unit was 30" wide, and sitting in custom cabinets. The offered replacement was 27" wide, and would not fit in the cabinet properly. There would have been major changes needed to have this unit fit properly, and we would have been responsible for this. We were told that a 27" unit is "equivalent" to a 30" unit.
Other times, they are just fine. We had to have a food disposal replaced, and that was done easily. We had to have one of our AC systems replaced. After all was said and done, we paid for about 1/2 of the install due to limits of the contract, but it still saved us considerable amounts of money. This company is like every other insurance company out there. Sometimes it is easy, other times you have to spend a great deal of time fighting for what you are contractually owed. Read the fine print, they use it as a cost savings for the company. If you have very high end appliances like we do, it might be better to go with another company.

We used First American a while back and everything went fine. I was very happy with it. The guy came out and did the work, came back the next day with the part and did the installation. However, I was very pissed with First American when they spent a month trying to get my air conditioner back on right in the summer time when it was running 105.
I've been with them for 3 years and I'm surprised I haven't quit them because of it. I was so mad about them and I fully intended to quit and find another company. There was no reason to take that long. The guy that came out to work on it said the part was in town and yet, First American messed around for over two weeks telling me the part was not available. First American indicated they wanted to cover it. They just took forever to do it. I also kept dealing with somebody in Brazil or some place in South America. I don’t understand how come I gotta deal with somebody in South America. That didn’t make any sense to me.

If I could leave zero stars I would. We have had them since we bought our house in 2015 and have used them multiple times and seem to always have issues. The most recent was a plumbing issue. Over a year ago we noticed bubble in the wall and contacted them. They sent plumber who said no leak and was probably old from hot water heater leak months ago. They closed up wall and that was end of it. Well it bubbled again almost two weeks ago and this time it was way worse. It was multiple walls and the bathroom floor was wet. I submitted emergency claim yet plumber didn't come until 4 days later! I called them to see if we could get different plumber to come because reviews on Yelp. They told me no but after he comes if I don't like the job then they will send different one.
He came, opened tiny hole in wall in bathroom, then said he couldn't do anything 'til we had someone come inspect for mold and gave us business card for a company. He said the leak could be from shower from missing grout or due to something else but could tell us until we get mold inspection. We never use the downstairs shower so I knew it wasn't from that. Home Warranty calls me next day saying they won't cover the claim because they don't cover grout. The plumber submitted that it was leak from shower even though he never even opened and looked at wall where bubbling was in the dining room! Home Warranty refused to send someone else so we hired our own plumber who opened wall and found it was leak in pipe in wall. We called and fought Home Warranty for days and they finally sent someone out again. Their plumber confirmed the leak and said he had to get approval from Home Warranty to fix.
I called this morning and they said they haven't heard back from them yet for approval! This leak has been now a issue for 10 days!!! And we now have mold and it's going to cost about 5000 dollars to fix the mold and all the walls. This company is terrible on all levels. I feel had the problem been properly diagnosed we wouldn't have this mess. This isn't the first time they sent someone who lied about a issue and we had to fight to get a second opinion. I'm very disappointed in the customer service and company overall and am looking into other companies or just not have warranty because it causes more headache and money overall than it's worth.

The contractor that First American sent didn’t do too well on the microwave. They came in and fixed it but another month went by and it went bad again. The first contractor didn’t see it right but the second time, it worked fine. The contractor that came the second time did fine. They replaced the whole door which is part of the problem to start with. The other one did what they thought was right, but it wasn’t right because it failed within a short time. When I went online, it said I owed 75 bucks but the second contractor didn’t ask for the 75. I assumed because it was a re-occurring event, I shouldn’t have to pay.

I went online, clicked on "Submit a Claim" and told First American that our built-in wall oven was smoking. A week or so later, they sent an appliance guy out. He wasn't in a company pick-up though. He pulled up and got out, and we wondered if he was a tech or just a kid. He was kinda young and he looked a little unprofessional. He wasn't even in a company shirt. But once he got inside, he seemed very knowledgeable. He seemed to know what the problem was with the oven. So he left with me feeling better about it than when I saw him pull up. He thought he knew what the oven needed but since it was 30 years old, he wasn't able to get the replacement part. So he told First American that he couldn't get parts. They then contacted me and said they would be sending me a replacement.
The only thing was that we didn't have any choice in terms of what they purchased. The 30-year-old oven was black and there was no option given to us to maybe pay a little extra and upgrade to a stainless steel. The rest of the kitchen is stainless steel. People also decorate differently now than they did 30 years ago. They could have sent us two or three options and ask which I would prefer. But they said I don't have a choice and they would send me what they would send me. I just told them not to send white because there is nothing white. So they replaced it with a black oven. I would have liked to have a choice. But anyway, it worked out. Fortunately, black would go with our stovetop in the island so it wasn't odd by any means. And the oven is good. We used it today to bake a pizza.

My claim for a broken washing machine which I paid extra coverage for was denied saying we are a commercial business. I live in a residential house and run a side-business out of it. No modifications to the house have been made, it is not a commercial property or converted into a business. Yes it does contain a business, but it is not primary reason for ownership. They denied contact per the following terms contract terms:
Contract covers only single family residential-use property, residential-use resale property or residential-use new construction property. Residential property over 5,000 square feet, multiple units, guest houses and other structures are covered if the appropriate fee is paid. Contract is for owned or rented residential property, not for commercial property or premises converted into a business, including but not limited to nursing/care homes, fraternity/sorority houses or day care centers.
You speak with representatives you speak with English as a second language. It takes them over 24 hours to respond to comments left online and when they do respond they do not answer the questions you ask. Then they ask me to renew ("Please contact renewals at 800-327-9292 to see if your home is considered business or not") when they won't even cover a claim.

The beginning of the claims process is really crazy and it takes too much time talking to the person. I wish when I call in, they can go ahead and put me through somebody I can talk to, rather than going through 20 minutes in the stupid answer machine, and then I still have to do stuff. It takes too long, and that's the only part I don’t like about it. But when you’re able to get through and talk to somebody, they’re all really helpful. They’re really, really good. I’m really pleased to have First American. I had so many problems this year, and they did a really good job in helping me get through all of them. I've told people about First American, but some people would say that they were not able to get this insurance unless they are buying the house.

Worst insurance for appliance repair/replacement. 1st thing to keep in mind is that all other insurance companies cover roofs, and F.A does Not. Secondly, the cash out value for appliances are less than half of the price it will actually cost you to replace the appliance. (Ex: cash out value for a double wall oven replacement is $1300. The actual cost of the oven is $2500 not including shipping/installation/disposable costs). I wouldn’t mind accepting the replacement appliance rather than the cash out value, but I have been waiting months to receive the replacement and I am told it will possibly take a few more months since the items are on “back order”.
The reality is that First American gets a huge discount on appliances and they have to wait for a bulk order rather than purchase the oven right away. It could take a year for one to become available so they offer you a significantly lower cash out value (for the price they would have paid, but a price you as a consumer will not get anywhere). They don’t care if you miss work or don’t have an oven over the holidays. Three days of work I missed for a no show delivery. Does First American care? No they do not because they set me up with another date for delivery and cancelled that one the day of also.
Surely you knew you didn’t have the oven in stock those days and couldn’t Inform me the day before so I didn’t miss work for no reason at all? Now months later I still have no oven. Hours on the phone and no resolution. No corporate phone number or email is made available to the public which should be a huge red flag. You're lucky if your customer service agent actually resides in the U.S.

We've been customers of First American for about seven years now. When we submitted a claim, we just called, made the appointment, and it was fast. It was to the point. I was very pleased with that. We had one technician that we had called and that was kind of a negative experience though. He was one of First American's independent contractors. He walked in with no tools and unprepared. It was not very good. But it was positive with a gentleman for the plumbing issue. That was very favorable. He came, looked at the problem, assessed it, and returned the following week. That was taken care of pretty quickly and everything is working wonderfully.

I have been trying to get a functional microwave for 3.5 months. Seven scheduled service calls requiring me to take time off from work for hours each time. Sent untimely incompetent repairmen. They left my home a mess. Grease stains from hood of microwave all over the floor. They finally agreed to replace the microwave. They sent one that is the wrong size. They told me it's my problem to adjust the space. Ridiculous!! Now I have a useless microwave sitting in the box in my kitchen. Still no working microwave or hood over my stove. They refuse to resolve the situation.
The prior claim I made this year was for a broken light switch. I could have hired my own electrician and had it replaced in a day or two for the cost of the $75 deductible. Instead I spent about two months, two separate sketch contractors to get the switch replaced. They did more damage to my home than they fixed. I think the second contractor couldn't see. He had a young kid with him. He took out the wrong box initially, and did not put it back. He gouged my walls in five or six places that now has to be spackled and painted. All to get a switch replaced. And finally I cancelled my policy after paying for the full year and being extremely dissatisfied after 6 months. They refuse to honor the cancellation or refund any money. Total Frauds. Bad Faith practices.

First American Home Warranty is 100% a SCAM! We currently have them and it has been nothing but NIGHTMARES. They contract subpar contractors who do shoddy work and charge for everything, even return visits even though they claim they don't. Our two biggest issues so far has been we had an electrical problem, they sent an Electrician that showed up with two helpers. They came in an unmarked truck, dirty clothing and looking homeless. Though our home numbers are clearly marked on our home, they went house to house knocking on peoples door.
I live in a wealthy retiree area and they called the cops. The cops came while I was talking to the Electrician, however I was already on the phone with First American Home Warranty stating I didn't feel comfortable with who they sent. Police showed up and questioned them and 2 of 3 had outstanding felony warrants and were arrested on the spot. American Home Warranty still charged me a $75 fee and refused to refund or credit it. Now we are dealing with a leaky master bedroom faucet that we have had to open 3 tickets for, at $75 each, the first 2 times the parts failed at 45 days, 30 days is there warranty coverage, the 3rd time the faucet failed 1-day after and First American Home Warranty still charged us $75 for warranty work and on top of that now the Plumber is saying we need a $250 faucet on top of $225 in service calls. First American Home Warranty is a scam, they use shady contractors and have the worst customer service possible.

I usually make claims at First American online and it works pretty well. It doesn’t matter what time of the night or day you do it. The tech has been out before and he’s awesome. He explains everything and goes through it all. We were so satisfied with him that we hired his company to do our pool service too. The most recent claim was when our pool pump was leaking, and apparently, it was a seal in the pump and one of the flanges going into it was cracked. The tech turned it around quickly, and it seems to be okay. We’re happy with it.

Our AC unit broke 3 weeks ago, filed the claim. The first time contractors came out no problem. Sprayed some refrigerant and cleaned the coils as recommended. Everything was fine for about a week until the exact same issue happened and our AC broke again. I'm no expert but the fact our AC is running but not cooling after they sprayed freon tells me there is a leak somewhere where the contractor should've caught that and running a full diagnostics test. So there goes almost $200. Since then, it has been an absolute nightmare with First American.
I called on a Saturday to get our service redone and expedited since it was still in the 30 day time with it being the same reoccurring issue. My wife and I have called every day at least 2 to 3 times a day trying to get this resolved and so far it has been a full week with our house being over 85 degrees and no results or solution. We just keep going back and forth between First American and the contractors, trying to get it expedited and fixing as quick as possible. It's currently 86 in my house and we have pets. We cannot sleep well if at all at night because we are so hot and covered in sweat. We have nowhere else to go. We will not be renewing our contract and by the sound of dispatch they don't even care. I have never met a more unprofessional, and dissatisfying company to work with.

We have had a claim open for WEEKS on our HVAC system. Now the temps are in the 90s, we have a 1 year old and they can’t send someone out because - and I quote - he isn’t sure why they haven’t sent someone yet and he needs to figure that out first. They have the part and refuse to send someone. How can this company be allowed to take our money and not follow through on what their legal obligations are? We have contacted other HVAC repairs that are available to come out today but they someone don’t have anyone in network to help. 2 dogs and a 1 year old baby in a home with no AC now and they could literally care less.

We had a First American warranty with a condo that we purchased, and we stayed with them. We’ve been with them for 15 years through a couple of different homes. They're responsive, they follow up and they connect us to, for the most part, good service providers. In the few instances when the service providers haven’t been up to the high expectations of First American and of us, they worked quickly to rectify the situation. Every once in a while, we have something that’s not covered that we thought might have been, but it has not been a deal-breaker. I prefer making claims over the phone and it’s 48 hours to contact them, then 72 to see somebody. Some of the jobs are more of a two-way problem, but they’re resolved expeditiously.

A home warranty is something that everybody should have. It's protection because you have issues and based on that, I went on and got the warranty with First American. It was a no-brainer for me. I also liked what First American offered. At the time, they had a good advertisement and the service was efficient. First American was also highly recommended to me by a close friend.
Claiming is no problem. You can either do it by a computer or by calling and you get a response from whoever is gonna do the service in less than 24 hours, at least I do now. If it's on a weekend, it might take a little longer but it's within 24 to 36 hours that you'll get a response. The claim representatives are also very efficient and professional. They know what their duties and responsibilities are and they set a good example for the company. Most of the providers have been pretty good as well. A lot of the technicians fulfill my needs and requirements. I had only one bad experience with one provider. I had a electrical problem with a wine cooler, and he called me and told me he was gonna get by between 2:00 and 5:00 but he never showed up. But as a whole, First American is very responsive to my needs and they have satisfied all of my needs and requirements.

I rarely write a review, but these guys deserve a heads-up, if you are contemplating their coverage in Southern California. Absolutely the WORST! You spend hours on the phone with the contractors, then more time on the phone with the main FAHW office, then more hours waiting for their inexperienced techs to show up, who try to tell you everything is fine. If it obviously isn’t, you spend more hours waiting for them to show on a follow-up visit. I put in about 15 hours of wait time and phone time with marginal results. Better off going elsewhere. I eventually hired a real plumber, with one short phone call, who charged reasonable prices and fixed all the concerns quickly.

I generally do not pay my service fee upfront and will never pay upfront again. In the past a contractor came to my home and I offered to pay him the fee and he said to me, "Do not pay the fee until the job is complete." This time I thought it would be easier to pay the fee online before the contractor came to my house. Stupid! Anyway, my kitchen sink faucet went out on Sunday and the first available appointment was Thursday. The technician came to my house and immediately indicated that my faucet was a Price Pfister with a lifetime warranty so the new hose would have to be ordered directly from Price Pfister and once the part arrived I should contact the contractor to make another appointment, which means another week with a kitchen sink.
I'm not sure if you have ever experienced no kitchen sink unexpectedly but it is more than an inconvenience. I contacted First American Home Warranty to request my service fee refunded so that I can fix the sink myself because I do not have 2 weeks to wait for it to be fixed. After 30 minutes waiting on the telephone the answer was no, I could not get a refund. However, if I had not paid the fee upfront, I would not have been charged this service fee. Bottom line, do not pay your service fee until you are satisfied with your job.

My experience with First American Home Warranty has been a nightmare. On the 04 May 19 I called because my HVAC unit went and the house was in the 90's. They told me that they would contract Bestway Mechanical to do the work. An appointment was set by Bestway Mechanical to come out on the 10 May 19 after 1pm since I work until 12pm. On the morning of the 10th I received a call from BestWay Mechanical saying that they were on their way at about 9am. My niece who lives with us was at home waiting on them. A couple of days later I asked my niece, "What did the HVAC people say was wrong with the unit?" She advised me that they never came. I immediately went to my account online with First American only to find out that they had the claim completed and closed.
I called them right away and asked them what was the recommendation from BestWay Mechanical and he told me that they had not turned their report as of that point in time. This was around the 13th-14th May. I then asked them to replace the contractor and they told me that they would call me within 2 hrs with their replacement. I called them back the next day to inform them that no one called. They then told me that they will call back by the end of the day with a contractor, once again no call. I called them back several times for the last couple of days as this is now the 24 May 19 and I still have no appointment for service to my HVAC and was told that this was being escalated to a higher department and they failed to reach out to me.
It's now the 24 May 19 and had to call them 3 times for the day after the first call was disconnected by Jose and the 2nd time the rep hung up the phone when I told him the First American was arrogant as they closed the initial claim without even reaching out the the customer and a report from the contractor. I asked for his name and he hung the phone up. Their Customer Service needs a lot to be desired. Finally I got Doreen who transferred me to Anderson in claim's resolution and he set up another appointment for me with BestWay Mechanical. I'm on hold for BestWay as I write. They need to get more Doreens and Andersons and fewer Joses and the gentleman who refused to give his name. I seriously going to have to change warranty companies after such treatment from First American. I'm sitting in the house "Hot under the collar" as its 94% in here.

First American Home warranty is a pathetic company and I want to make the consumers aware that they will rip you off without providing adequate service so stay away from this business/warranty. They just know how to attract customers and sell home warranties but not provide any service when an issue occurs. So buyers beware! Worst experience ever! They denied my claim purely on speculation, guessing and unproven condition and finding an "excuse" not to repair my AC unit in 90+ degrees.
This is my first experience with First American Home Warranty (FAHW) but I had good experience with other home warranty companies in the past. I purchased FAHW based on the reviews and being told that they are the market leaders and the best warranty company out there. I obtained home warranty in Feb 2019 on a 20 year old home and everything was operational at the time of purchase of the home. The contract with FAHW started after 30 day waiting period in March 2019. There were no issues known to me at the time of purchase or at the time the contract started. I started using my AC some time in late March 2019 on days when it got too hot. Everything was working fine in April but some time in middle of May it appeared to me that my AC unit was not cooling enough so I placed a service request with FAHW to get it checked and paid $75.
The technician who came diagnosed the issue and gave me a diagnosis report. The contractor told me that due to a leak in the coil the Freon had escaped and the coil must be replaced. He said it is a big leak as the Freon was escaping very quickly. He also noticed some rust on the coil. There was nothing else mentioned in the diagnosis report given to me at the time. The AC is approx. 20 years old and FAHW did not have any problems giving me the warranty for a 20 year old home back in Feb 2019. The contractor further told me that the warranty company will cover the cost of the parts and labor but there might be some out of pocket expense for things that are not covered. The contractor told me I should expect a call to schedule the repair in 1-2 days.
Based on the diagnosis report of this contractor, FAHW authorized the repair work and approved the claim (proof available). When I did not hear from the warranty company and/or the contractor, I myself called FAHW and they told me that suddenly they will not proceed with the claim as they think it may be "a pre-existing condition". I requested to talk to the supervisor and was put on hold for over 30 minutes. I called again and the second representative also said that they "think" it "may be" a pre-existing condition as they were told that some parts are missing.
I explained and confirmed to them that no parts are missing from the unit and that my AC was working fine till I filed the claim so it cannot be a pre-existing condition. They ultimately denied my claim using the unproven "pre-existing condition" clause in the contract and then told me that I needed to hire a new contractor and provide a diagnosis report saying that no components are missing for them to review.
I hired an independent contractor who came and looked at the unit. He gave me a diagnosis report that said the coil was leaking and must be replaced. He also checked and mentioned that no parts are missing from the unit. I provided the report to FAHW based on their request. After reviewing the report they again denied the claim and now they said that its not the missing parts but that they speculate the leak was happening before the contract started. When I asked how can they determine or prove that the leak was older than 3 months, they didn't have any good answer.
They said the contractor told them that the leak could be few months old but there was no way they can tell when the leak started. Then FAHW asked me to provide another report that says leak happened recently after my contract began. I asked them that if I provide you another report like that, will you then approve my claim? And they didn't have an answer but told me that they will review it then. I told them that I want my money to be refunded which includes my premium and service fee and they denied that also.
So I am extremely disappointed and frustrated as FAHW found an "excuse" in the contract not to repair my unit based on speculation, guess work, incorrect information and unproven condition. I have filed a complaint hoping that serious action will be taken to address this issue because despite the warranty, FAHW failed to bring my AC unit to operational status in rising temperatures (above 90 degrees). Please stay away from them and do not buy this warranty. They only know how to make money from the consumer and will not help when there is an issue.

Yes, there MAY be someone answering 24/7, but once they dispatch it out then it's just excuses of well "maybe we can try to find another company who has sooner availability" or "you can call the claims department to see if they can expedite your service".
So, currently in process of my second claim, Central AC is not working, AT ALL, (live in Texas) apparently they only contract with ONE AC company, (REALLY??) which is already overloaded with appointments. Their soonest appointment in 5 DAYS!!! And all the receptionist have been trained with the same line "call home warranty company back and ask if there are other companies to refer you to." Just passing the buck, making the customer waste time and run in circles, only to get nowhere.
One would think a home warranty company could find folks who could take care of you on the weekend, (like mandatory that they offer weekend appointments) and offer extended work hours - they get seventy-five bucks just to show up! But NO, second time around, again nobody cares. "We aren't available on the weekend." You will have to wait for a week day, so YOU have to take off work off - just never ending inconveniences. My first claim was for when hot water heater quit working, at the end of winter season - no fun - and exact same experience, 5 days before technician can come out... Disgusted.

I made two different claims for my garage refrigerator (paid for the upgraded coverage) and for my AC on the second floor. These claims were made April 24th 2019 and today is May 23rd 2019. I was contacted and times were set up to repair these items. The refrigerator people never showed and I ended up having to buy a new one three weeks later. It's been a month and I had to call First American and their response was, "So sorry. You should have called us more" (it's a recorded line). I am now on the second vendor on the AC unit because the first one did not fix the problem. The second vendor has not called me back as they stated in regards to when the parts will be here.
One month later I still have just a promise of a phone call. They say may come tomorrow (my one month claim anniversary) and I get the pleasure of enjoying a 90+ degree weekend. But it gets better. The sales department does not tell you that all items are not covered so if they have to do any modifications than to meet new laws then you will be on the hook FYI. So let's recap - two claims, its been one month, Still nothing fixed and I get to pay for a portion of the AC repair and I had to spend $700.00 on a new fridge. On a good note they are super nice on the phone and never miss drafting my account every month and asking for their $75.00 copay.

Scheduled a appointment online. In the comment section, I stated I had a electric induction stove. They sent a tech out, he knew it was a induction stovetop, couldn’t fix the problem. They send out a second tech to try and fix the problem (knowing it was a induction stovetop). Couldn’t fix it. Get a phone call stating they will not replace my stove cause my warranty doesn’t cover induction! Asked to receive my $95 dollars back... Still haven’t heard from a soul! If they don’t cover (induction) why did they send out 2 techs to try and fix it.

Submitting claims by calling in or online have both been pretty easy. My interactions with their reps were good. Updated on 06/26/2019: First, it would appear I am unable to add to my original review, which is shame, since it provides a detailed account of the horrible service I have received from FAHW. I was authorized on May 16 to purchase or rent a replacement for my dead refrigerator. I was told that I would receive $75 after I sent the receipt for my purchase. I bought a chest freezer and sent the receipt on May 20 to the claims department as instructed. On three separate occasions I reached out to the FAHW area manager about the status of our refund.
Today, June 26, I received an email stating, "Our records does not show (sic) that a (sic) reimbursement was to be provided. May you please provide further details of the reimbursement you are indicating that you were to receive?" I had to take time out of my busy schedule AGAIN to deal with the screw-ups of First American Home Warranty. I honestly live in fear that something else will go wrong with my home and I will have to deal with them all over again with a new issue. I am shaking my head at how this situation continues to get worse.
Original Review: Dear God in Heaven! Our refrigerator went out on May 9, 2019 and it is May 20 as I write this (while on hold with FAHW). AUTOMATED PHONE DIRECTORY: The phone directory would have difficulty interpreting my vocal responses and didn't give me the option of keying in responses until three attempts at doing it vocally. By the time I finally got to speak with a human, I was pretty ticked off. Keep in mind, I'm up to 17 calls to FAHW at this point.
SCRIPTED RESPONSES: Note to FAHW, get rid of the scripts. I need to feel like I'm talking to a HUMAN when I finally get a human on the phone. NO ACCOMMODATIONS FOR OVER A WEEK WITH NO FRIDGE: I had to raise a huge stink before I got a measly $75 to rent a refrigerator or find some other temporary solution. I ended up buying a chest freezer that I am now using to make ice for my Igloo, ELEVEN DAYS AFTER FIRST CONTACTING THIS COMPANY FOR HELP.
FOUR VISITS FROM REPAIR MEN BEFORE FINALLY DECLARING THE FRIDGE AS UN-REPAIRABLE: These were not back-to-back visits. There were days in between each visit. NO OPTIONS ON REPLACEMENT: A new, same-model, same-features, replacement was offered, NOT an offer for cash to apply to a new purchase that might be more to my liking. Fine; I'm fortunate that I like the fridge that came with my home when we purchased it in December. But I DON'T like that lack of flexibility. Very much a "take it or leave it" attitude from FAHW. One gets the sense that they are hoping the customer will throw up their hands in frustration and purchase something with their own money and let FAHW off the hook.
THREE DAYS AGO I ACCEPTED THE OFFER, AND GUESS WHAT? I accepted the replacement offer on a Friday and it is Monday morning as I write this. I called Sears to set up the appointment for delivery and they didn't have the order. I had to call FAHW again (God, help me). Apparently the order wasn't placed with Sears until Friday evening and by Monday morning they still hadn't processed the order. FAHW informed me that Sears will call me TOMORROW to set up delivery. AGAIN WITH THE SCRIPT!! No genuine sympathy or empathy from FAHW, just scripted words, "have a nice day." DID I MENTION I HAD OUT-OF-STATE HOUSE GUESTS ARRIVE AT THE BEGINNING OF THIS FIASCO?
Note to First American Home Warranty:1. Ditch the scripts. Have your employees be genuinely sympathetic to the struggles of your clients. It would have made a world of difference in my opinion of your company.
2. Change your automated phone system. You're not doing yourselves any favors by infuriating your customers before they even begin interacting with your employees.
3. Pay a premium to your service people to get them to travel farther for a repair. We live in the mountains above Boise and had numerous service companies refuse to come to our home because they would lose money on the deal by having to travel a bit farther. This probably could have been resolved MUCH more quickly and cheaply if you didn't have to rely on the one service company that would travel up here.
4. Figure out a way to provide a temporary replacement in situations like mine. I noticed a LOT of your negative reviews come from people who have had to suffer for extended periods of time while waiting for resolution. Keep doing what you're doing and you will eventually reach a tipping point where your reputation will be irreparable.

I found First American on the internet and their pricing was pretty good. I've filed two claims over the phone and the reps were pretty helpful. The first one was the sewage where the drains in our showers were backed up, so we had somebody come in and take care of that. The techs did fantastic and First American told us they’d pay half of whatever the final bill was.

They tricked me and they didn't repair my air conditioner. First American Home Warranty does not deserve to receive my 1 star. Everyone who is a victim of this company should be careful with them. They are a very tricky company. The air conditioning at my house does not work 18 days. Until now they have not resolved for us while Houston's weather very hot. My family, my parents, my kids can't sleep all day and night. I have to call customer services 20 times. They don't pick up the phone, then they transfer the phone to the other person. They left a message and disconnect. I tried to call many times but eventually they sent the technician to my house. They found a home air conditioner I need to replace the evaporator coil. They said I had to pay $1.975.00 for the technician (The policy First American Home Warranty cover evaporator coil part and labor for me).
The technician options 10 more items. They said I had to pay that money before they Repaired the air conditioner for me. (The items they options for me are still good. It not necessary for me replace.) I disagree and I told them to only replace the evaporator coil the one First American Home Warranty cover for me. I disagree with them. They told me, "If you did not agree we pay for you $975.00." I didn't take the money. I want them to fix it for me.
Finally they told me they would sent another technician to fix it. I waited a long time. They sent a technician in person. When they got here I noticed the smell of beer and alcohol. I can't stand this smell and meanwhile I'm the lady at home alone. I feel very insecure and unsafe when they go to my house. They asked what was wrong with my air conditioner. They don't even check and they said they would recharge freon for my AC. I disagree because charging freon does not help. I finally called to First American Home Warranty. They didn't solve the problem. They gave me 2 options. Option 1 get $700.00 for cash (the first time they offer me $975.00. Now they only pay me $700.00.) Option 2 I have to pay $ 1.975.00 then they have to fix it.
First American Home Warranty is very cheap. This is the reason the Technicians has to make Extra money from Clients. It is unfair for us to pay money to pay them. In such cases, what should I do? I must accept their lies they tell me. So what do I buy insurance for now that I have to pay a lot for an item I need to fix it. We would recommend to Texas Department of Insurance to always check the First American Home Warranty work. First American Home Warranty has a better solution for us and other victims across the U.S. Until now 18 days passed, First American Home Warranty has not resolved for us.

We have been the ones holding their hands and following up. Our A/C went out 3 weeks ago and it still has not been fixed. We have constantly had to follow up with them to get the ball rolling on repairs and most recently they needed us to approve the purchase of of an additional line for our unit and, had we not called, the service would not have been scheduled. We are forecasted to have mid-90 degree temperatures for the next week and our house feels like the 7th layer of hell. Our own, and our pet’s physical well-being are in jeopardy. I never expect a handout from anyone but we paid for a service and are now having to materially and financially alter our lives because we were promised something that has yet to be delivered.

This company has the worst customer service and contractors. I have had them send out multiple contractors to fix 1 issue due to other contractors not having proper tools/gear or no show. You also tell them exactly what the issue is and what is needed to be done and they will send out a company that is unable to perform the work and refers you to use another company and yet you're expected to still pay your deductible for First American sending out a company that didn't do anything. Do not hire this company. Look the company up. They are a 1 star rated company. The issues are all the same. Delay in getting things fixed, poor contractors, no show.

We purchased an older home in 4/2018. The following December, the heat went out. My realtor recommended I call First American. They provided a name of a local company to repair the heating system. I called the company and was told he would not be able to come by for four days. It was the middle of winter and we were freezing. According to First American their chosen contractor must respond in 48 hours; however, this contractor says he was unavailable that quickly. I found a different contractor to fix the heater. After I located the new contractor I canceled my appointment with the First American contractor and explained why. I then received a copayment bill from First American for their contractor.
I called and explained the situation. First American never contacted me again about this issue until they put on collection for 75 dollars. I called again and sent them a copy of the check I gave to the contractor. They say despite that that I still owe them the 75 dollars! I have never dealt with a company that was so immoral. The issue clearly not the 75 dollars, it’s their questionable business and how manipulative they are. I suspect what they are doing is unlawful. I wonder how you can put someone in collection when they don’t owe you anything?

No A/C after 4 weeks. This would be "zero" stars, if possible. Filed a claim on April 23, 2019, for a broken A/C unit; no cold air. Contractor came out the 24th. Determined broken wire. Second service call didn't occur until May 7th. They fixed the wire but determined the TXV valve was bad. It's May 16th, and there has been no contact from anyone. Just about ready to contact my pre-paid legal service. Fix it, FAHW, or you will be talking with my legal service!!!! I'm done being nice!!! Don't bother saying, "We'll contact you." Just get it done!

Submitting a claim with First American has been very easy. I can go online, and I'm then contacted by the contractor, and I set up my appointment with them. The claims representative gives me the contractor's number, then the contractor takes over because he is the one who could do his scheduling. The technician who came to our home was very good. He was a master plumber, so he knew exactly what he was doing.

This is by far the WORST company I have ever had the displeasure of working with. I had a NEWBORN in the house and it took them almost a week to send someone out to check the AC unit when it was frigid outside. The first company came out, looked at the issue and never returned to fix the problem without calling or letting us know. First American “apologized” and sent another company. This company “fixed it” and 2 months later I was calling back AGAIN for the AC to be looked at. The serviceman came out and said it was my thermostat to call our home security company and that they should be able to fix it - and I still got charged for them to step foot in my house for 5 minutes and tell me someone else needed to do the job.
Then 2 months later... the AC went out again. It took 3 weeks in the Texas summer to have our AC replaced because the company I was given decided to cancel our appointment TWICE without so much as a call. I had a 6 month old baby!!! First American and its affiliate contractors have no regard for people or customer service!! They hire companies with 1 star rating that care nothing about quality of work or human decency. Here I am 2 weeks out from this contract from hell to be over with so I can begin service with my new home warranty company to kick in and my refrigerator goes out. I am on day 6 without a refrigerator because this company decides they don’t need to call customers to give updates nor call back when messages are left. DO NOT waste your precious TIME and MONEY on the worst possible service you could ever NOT receive. Please take heed. You will truly be sorry!!

I have had 2 issues since we bought our home and the home warranty never helped when I feel they should have. We had a continuous water leak that has caused our water bill to be much more expensive. They have one contractor in area and never showed up after 3 appointments and then told me to find my own and they might reimburse me. 2nd time, my sink is undermount in our kitchen, they send a plumber out (which why did they sent a plumber/should have been a GC) and then say they dont cover a kitchen sink seal, my sink is in my cabinet after plumber detached it, detached my plumbing and garbage disposal and plumber says they wont even do this kind of repair. So frustrating and a complete waste of money. I had Fidelity Warranty before and they had more contractors and were very flexible.

We had a terrible experience with First American Home Warranty. We initiated a service request on May 16, 2018 because our AC was not working. It was incredibly hot in our house as we live in Atlanta so we needed it fixed promptly. The issue was that water was collecting in our emergency pan and then shutting off the AC to prevent flooding, but we didn't know the actual source of the problem. The first contractor assigned to us never responded to our calls, and he didn't respond to First American's calls either. We are not sure to this day if this contractor exists.
We called First American again and asked if we could hire our own local person and get reimbursed because we live in Atlanta and have a baby who was struggling to sleep in the heat and this was becoming an urgent problem with no AC. First American said, "No you have to go through one of our contractors." So we thought, "Okay but please take care of it ASAP." We had to go to Home Depot and buy our own siphoning equipment to keep our air running in the meantime.
The second contractor they assigned was shockingly incompetent. He told us a pipe was clogged (not correct), said "did you hear that?" (No we didn't hear anything) "I unclogged the pipe!" (It's not clogged), Used a Panera cup (yes, this was his professional equipment) to dump water out of our attic because he didn't even have basic siphoning tubing, broke our light bulb in the attic and left the stem of the light bulb in with shards of glass sticking out and didn't fix it (we couldn't just pull it out), and left our house saying he fixed the problem.
Of course, he hadn't fixed the problem at all. If anything he had made it worse. So we called First American again and asked for another contractor. They said they could only do that after talking with Contractor #2 and seeing the report he submitted (which per them is supposed to be submitted within 48 hours). Then, surprise surprise, they couldn't reach him and a week later he still hadn't submitted his report (it's unclear whether he ever did). It took them a week to finally say, "Okay we'll assign you someone else."
By this time you'd think they would just agree to reimburse us to have someone trustworthy fix it, but they refused. Their customer service agents (including supervisors) were robots, always saying "I understand ma'am but there is nothing we can do. You must use our contractors because we have contractors who can fix the problem." This was a very frustrating assertion when they clearly DON'T have contractors who can fix the problem. They "escalated" our claim and assigned us a personal representative who never called us back when she was supposed to and never followed up. But, they did finally assign us a third contractor.
So, our third contractor came out. He was a little better, at least we thought at first. He at least didn't use any paper Panera cups. He said he had to order a part. A couple weeks later we had to follow up because we hadn't heard anything. (In the meantime, keep in mind we are daily siphoning water ourselves from our attic to keep our AC running.) Finally Contractor #3 gets back to us and says, "Okay we'll come Saturday between 1pm and 5pm but oh by the way, we had to order two of these parts (wrong - once we PAID someone competent we learned this wasn't even correct) and that will be an extra $85 that's not covered by the warranty." How is it not covered by a warranty that cost $600 for the year?? Regardless, we end up sitting at home on Saturday, waiting for this guy to come.
We get a call right before 5 saying his truck broke down but he will "try" to call us Monday to reschedule. We haven't heard from him since. So ultimately we decided that we would rather pay our own person than have one of these joker warranty contractors come out and probably just mess up our AC even more or take months to even deal with it. I guess this is a victory for First American Home Warranty because they got their $600 and we still had to pay for our AC to be fixed. We hired someone great on our own on June 25 meaning we had waited for this terrible warranty company for almost six weeks before we gave up. He fixed the problem in two days and didn't have to order those "extra parts."
The most ridiculous part is, we then get a voicemail from First American saying, "We are so glad your AC has been fixed by our contractor. We are sorry you had to pay the extra $85. Now your case is closed. Thank you for choosing First American Home Warranty." Their contractor never even came back to our house! How did they think this is what happened, and did this guy get paid for not even coming to our home? There are so many scams going on here I don't even know who's scamming who! The bottom line is - this has been an absolutely horrible experience and I can safely say this is probably the worst company I've ever had to deal with. They recently called us asking if we wanted to renew - and that was the easiest decision I ever made.

Updated on 05/16/2019: This is an update to our May 14, 2019 review. Water leaking for 10 consecutive days as of 5/15. After multiple requests and seven days later, we finally received approval from FAHW late afternoon on 5/14 to hire our own contractor to diagnose the issue. FAHW gave us a pre-authorized limit of $125 to alleviate the situation. FAHW also advised that our contractor must call if additional funds were needed to complete the repair or replacement. This was a joke since we were not willing to go another day with water leaking in our wall.
The last two plumbing contractors FAHW dispatched did not even attempt to find the problem. Instead, they both reported to FAHW that the water heater needed to be removed in order to fix the problem, which was not the case. The contractor we hired fixed the problem on 5/15 without have to remove the water heater. We are hopeful that FAHW will reimburse us the full amount of $300 since this problem could have been fixed days ago had either one of their plumbers attempted to find and fix the issue.
Original review: We have had a water leak in our wall since May 6, 2019. First American Home Warranty sent out two plumbing contractors who did not have the manpower to fix the problem. When we first reported the problem to First American Home Warranty on May 6, there was no black mold appearing on the wall. As of May 10, we now have black mold appearing on the wall. First American Home Warranty is telling us that we need to remove the black mold before they can send out a different contractor to fix the problem.
Water leaking in wall since May 6 caused the black mold to appear. If First American Home Warranty had dispatched a contractor with appropriate manpower or honored my request to hire my own contractor on May 8 and reimbursed us for the repair, there would be no black mold issue. As of May 14, water is still leaking in our wall. Online update as of May 14 states that they are trying to locate a contractor. This level is customer service is unacceptable.

It's been almost a month and I am still without a dryer. I was stood up twice by the contractor who confirmed my appointment twice and never showed up or called to cancel. I was scheduled a last min Sat appointment which I cancelled my plans to be home so that the contractor can come and and diagnose the issue. I paid my deductible and was told the contractor needed to order the part. The contractor ordered the part and scheduled another appointment and confirmed it and again did not show up or call to cancel.
I was treated by First American as if the contractor was the paying customer. They tried to give me appointments that was convenient for the contractor and based on their available (the same contractor who was a no call no show). Customer Service gave me the runaround stating they would call me back once they found out what happened with the contractor and in the end I was the one calling them to follow up. First American continued to push the contractor to come out to my house. I have been with First American for almost 10 years. I barely file claims and when I did file the couple over the past two years it's been a nightmare however this last one did it for me. The customer service has declined poorly compared to when I picked them up in 2010 and some of the contractors are bad for business.

We had First American Home Warranty with our home purchase. Our A/C was out for three days while we kept waiting for them to fix it. Their A/C guy added Freon to it since it was very low due to a leak. Did he fix the leak? No, because First American would not let him. Then our A/C stopped working again and the one guy they assigned it to fix (same person as before) was busy so we had to wait several day and it was 98 degrees in our house with high humidity.
The repairman didn't put in our request until after close of business (6 hours later than when he visited us). The repairman offered to fix it for $5,500 on the side. We were worried about the wood warping in our house and mold and couldn't wait over the weekend since it had already been 5 days. So we called three others A/C repairman to get quotes and paid out of pocket. It was finished within 36 hours at around $3,200. First American reimbursed us only $200. We did not renew. If you do not want cheap fixes to your house (one of your biggest investments), go elsewhere!!

If I could give a 0 rating I would. This was the most incompetent company I have ever dealt with in my life. Never use them!!!! They give you the runaround, different information every time you call and lie to you. Now I have been without AC in the summer as a disabled veteran and also have a large dog that pants and is having trouble breathing due to the heat. Nine days into the claim, I have to start the process all over again and get another contractor to come out in 6 more days to look at my AC because they did not like the quote of the previous contactor. I have never heard from my claims person and have to spend almost 2 hours a day on the phone trying to get information.

I've been with First American for years. I find that they're adequate. They do the job. Submitting claims has not been a problem. I call in and let them know what the problem is. And then they assign the serviceperson that will come to the house to take care of it. And it's done promptly. It takes them 24 hours to send you somebody. And as far as the technicians, some of them are better than others.

Sprayer nozzle kitchen sink broken and leaking. Not covered. Are you kidding! Also my electric dryer in my rental quit drying. Obviously. A heater coil. The warranty technician moved the hose around and closed the request. Dryer still not working. I have 3 active First American warranty. I will cancel all.

I have several rental properties which all have First American Home Warranty policies. The issues never get resolved in a timely manner. My tenants cannot wait 60+ days to get their A/C or refrigerator fixed. These policies were a waste of money. They don't pay the technicians enough to care about the job. I'm never going to use First American again.

I can't stress enough what a scam and rip off FAHW is. We purchased a house in October 2018. To date, we have had to contact this company on four different occasions. Two were for the same furnace and all four times the claim was denied. Even after I was told they would cover the item. Once they found out the cost, they changed their story and claimed it was a pre-existing condition. They'll wear you down and stall. Put you on hold for 15-20 minutes. Come back on the phone and mention something that has NOTHING to do with your claim, then once you explain that's not the right claim, back on hold again. It boggles my mind that no bureau has shut this company down. Any positive remarks you read are from their employees and spouses. You've been warned. Realtors you are doing a disservice to your clients (buyer and seller) if you offer a warranty from this company.

First American service has been atrocious and unacceptable contract in every aspect of this claim, which was a PLUMBING EMERGENCY. They did not assign the claim, return my calls, or respond to my complaints in a timely fashion repeatedly over FOUR DAYS. There was a failure of the claim representative, the dispatcher, the contractor, and the claims "service" department in each case when I contacted them. When I called, my house was being flooded by a leaking washer hose, and the rep was not able to schedule emergency service nor even advise me about how to cope. He promised someone would come in "3-5 hours," but instead that meant the dispatcher would call in that time. When they didn't call and I called back, finally the dispatcher called that evening to say they "couldn't find a contractor in my area." He promised to call back the next morning and didn't.
When I called back it was the weekend and the service department was closed. Finally I saw online I had been assigned a contractor on SUNDAY (for an emergency claim filed Friday). So I waited patiently for a call on Monday, and when the contractor didn't call as the website instructed I tried to contact them. They first didn't answer and their voicemail was full, then later I could leave a message, but they didn't return my call. Finally at the end of the day MONDAY I reached out to the service desk, and first they said they would go back to the dispatcher and reassign the claim for "later this week." When I protested, they finally said they would contact the contractor directly (as they were supposed to do) and responded that the contractor could come WEDNESDAY morning...a time I could not be present, because I have a job. The company's system is a fail!

First American seemed like an all-inclusive kinda thing. I went with them and my experience in submitting a claim has been interesting. It’s been good and bad. I had someone come out for my dishwasher because there were some electrical problems which caused a little fire. I had to pull so the door came off. They wouldn’t repair it even though it was an electrical problem which is why the door was off because the door came off.
Someone came in to repair my dryer and they didn’t put it back together right. Someone also came to fix my heater which was all good. But then, I still need to call the gas company to have them do something too. I thought the contractor would take care of it a little bit more. I also had someone come out for electrical. I had one light out and they got the $75 deductible on that. I tried to add on some outlets that needed replacing, but it happened too late so they wouldn’t honor the outlets. But overall, First American is good. They have been decent, so far.

DO NOT SPEND YOUR MONEY HERE. Not only are the customer service employees incompetent, ALL of their contractors are incompetent. They take your monthly dues and your $75 claim fee - and they fix nothing. I spent 5 days without showers or toilets. I spoke to 4 different employees - 3 times I was promised a follow up phone call within 24 hours - never did I get 1. NO TOILETS OR SHOWERS FOR 5 DAYS.

By The way they are on their 4th visit to fix my fridge and it still don't work. THANK YOU VERY MUCH! GREAT CUSTOMER SERVICE!!! I dare you to publicly answer instead of your private chats so people think you fixed or did something for your customer. I am sure they will offer me a small stipend to replace my quality fridge for a "similar", cheaper, not the same brand, "whatever is in our warehouse" to save money guarantee.
Original Review: These guys are a joke of a company. They lie and lie all the time, they do not call you back even after numerous promises to do so, even by a supervisor (which I was told by phone that supervisors do not make phone calls. Only take call transferred by an employee). THEY scheduled techs to come out at their convenience and even had a total stranger show up to your house, no concerns or cares that I work nights. They do not cover your appliances like they say, and even want to charge $75 per appliance when it is not necessary to do so. They will ask what brand you have because they need to send an EXPERT, which any expert can fix most appliances, but it gets better!!!!
When they can't fix your appliance you get a "Similar functional appliance", and not the same brand!!! So much for keeping your appliances the same brand!!! Even when they have to replace beware, they do not replace your same appliance and brand. I had a Whirlpool oven/range ($700 value on sale). They offered me $513 to cover a NEW range, or take cheap quality instead. Which in their eyes is OK because you're getting a similar appliance, even though cheaper in quality. I have had to make over 4 phone calls for my fridge and the same for electrical problems and start from scratch as employees never put work order. Hilarious that all calls are recorded but no one knows why order not put in 2x. Nor can they seem to listen to previous phone calls or read account noted from previous calls. Save your money and time and go elsewhere as these guys do not care one bit for their customers.

Our home came with a premier plan to include Septic when we purchased. Our heat went down in December, it was under 20 degrees at night and low 20's during the day. 4-5 calls later and 4 days later, we got our heat fixed. It was exhausting and and frustrating. I have health conditions, this call was marked as "URGENT" per the claims agents. I told the tech that we had no airflow in our upstairs and he didn't do anything about it. I have a fireplace upstairs, so it was fine. Now it is May and 90 degrees outside, my A/C doesn't work upstairs. No airflow. 94 inside my home. I not only have to pay the deductible again, but I can't get anyone out until Monday.
I called Thursday before 10 am. My body doesn't regulate temperature, I have Reynaud's and Sjogren's. I can't be too cold because I get cold anyway and have broken my ankle due to losing feeling. I also don't sweat, and am prone to heat stroke. None of the agents seem to feel this is urgent and one told me, they just don't have many companies to work with. Well...that is a problem in itself!
While on the phone making my claim, I asked about renewal since my warranty ends next week. The price was $300 more than what it was originally. I checked around and found there are a lot of cons to this company and more consumer complaints than others. I found Select Home warranties, they called me immediately, gave me a veteran discount, provide better coverage with higher limits and were 1/2 the price. They provide same day emergency service or let you choose your own company and they reimburse.
First American said they may not reimburse if I choose my own company. They have to approve it. I just paid $2100 for a 6 year warranty with no cancellation fees and refund of unused portion should I not be happy with the service. That right there is a testament to their value. I also have a $45 service fee instead of the $95 per call I pay for First American. First American is AWFUL. They don't have the resources they need to provide technicians, no emergency service, bad customer service, and more expensive for less coverage. I am currently hot, cranky and I don't feel well. Goodbye First American.

Our records indicate that Charbonneau Refrigeration reported that the contactors and pressure switch located in the condenser has loose connections that have since been repaired.
Also, the ductwork located in the attic are cutting the air flow due to being too long. The ductwork would have to be replaced. Per your home warranty contract, improperly sized ductwork is not covered. Please refer to the contract, under Ductwork, Not Covered. Thank you.

I used this company for 12 years for two properties. For first nine years, this company was very reliable and good. In last three years this company has become a rip off. They do not provide prompt or good service. They send technicians to look at each problem and collect their call out fee of $75 without performing a service. They must report back to company to verify if it is covered then set up another appointment to do actual work. This process is long, drawn out and at times I never heard from technician again once he got my money. So glad I have finally left this company. I kept waiting for things to go back to way it used to be but instead has progressively gotten worse.

I've had a home warranty before, and I liked the way First American looked. I've heard about them through a friend and then I chose them because the other provider I had would not pay and stick up to their rules. I even got my son signed up with the other provider and then they would not do what they were supposed to do when he had problems. So, I dropped them and took up First American. Submitting a claim is very easy and I'm still with First American because they send quality workers out. Everything has been great so far.

We have First American for 9 years now. They do good work and they seem to get good people to take care of your issues. Their timeframe on claims and the ease of submitting one has gotten better over the years. The technicians I’ve worked with get back to me within the allowed time, which in many cases is one to two days and usually are ahead of that. I recently had a leaky toilet and NW Sundance Services came out for that. It started leaking again a little bit later and I just tightened it a little bit, seemed to stop it, then it started leaking again. So, I called and asked for somebody else that knew what they were doing. I had to pay the extra 70. The next company that they sent out did a fine job and the gentleman said it looked like the other company forgot to put something. So, I’ve not had any trouble since.

After giving my "OK" to take on the MANY uncovered costs, First American waited 12 days to relay that information to the contractor. So here we are - late spring in Oklahoma - with no air conditioning unit. I called today for an explanation/compensation for the time wasted and had ZERO help. The first man to take my call was rude but forwarded me onto his supervisor - Eli **. Eli refused to give me anything other than his supervisor's first name (George). Evidently George is too important to be bothered. So, after 6 years of paying approx 45 dollars a month, my money spent and customer service isn't worth talking to the higher ups. Ditching this as soon as my A/C is EVENTUALLY repaired. I'll be paying nearly $3,300 out of pocket, btw. They don't cover any modifications, so God forbid you have an older home...

We signed up for First American five years ago when we first got our house and we had it for about two years. But every time I put in a claim, they would say that they don't cover that. It was like they cover electrical but not lighting or the outlet. But where else would electrical be if not the outlets? So I kinda got tired of them not dealing with anything I submit, and I let it go for a couple of years. But when I got my tax refund this year, I decided to restart the warranty.
If you have any issues, the warranty is not too bad for the price. It's $62.50 a month for me. It's funny because I asked the rep to go ahead and take out all of the money all at once. Instead, she just took out $62.50, and I didn't realize it until after a month. I still have an extra $650 in my account. I'm just paying a monthly fee and I asked to have it all taken care of with my tax refund money that I had in my bank.
We had a claim last week for a plumbing issue. My plumbing got backed up. One night, we heard a loud wobbling noise, and the toilet started having trouble flushing like it was stocked up. Also, it started leaking around the bottom. It was at 10 o'clock that night when I submitted the claim, and the contractor was out there the next afternoon. That was the first time we ever had a plumbing issue, and apparently, they were able to fix it outside. They said there was a port that they were able to access outside to unclog it. First American's warranty is worth it.

Our A/C went out during the night on 4.13.19. Placed a claim the following day, 1st time we've ever made a claim. The first contractor called 3 days later at 3pm and said they could be at my house in 10 minutes. I work further than 10 min from my home so I asked if I could meet them there at 4pm, "no we can't hold the tech up that long and not sure when we'll be back in your region". First of all, this appt was never made so to call someone and say we can be there in 10 min and then get upset like I did something wrong because I turned down being there because I don't fly a jet plane and can't make it there in that short of time.
Secondly, "my region", why would they contract someone that's 5 hours from my home when I live in a city of 90k and there are HVAC companies all over. That was Tues, she said ahead have to check availability and call me back, by Friday I had not heard from her and no answer on the number that I was called on. I called FA, to be told it's been routed to a company so had to wait for their availability. So I wait, Friday morning I call FA to say "Hey we are now 6 days down and no call/appt nothing and we are going into the weekend, I need service!".
They send out another company, this guy shows up with a helper, spends 10 min in my house, says "Yep your motherboard is fried. Need a new inside unit" proceeds to tell me that it's highly recommended to change both the inside and outside unit at the same time and that he could order the outside unit today and install it all at one time, my response was "but you just said it was my inside unit and the outside was fine so I'm sure home warranty won't pay for the outside". "Oh no maam. The outside will be at your expense but I can get you one for $4200". "Um no. If I could afford to pay you $4200 to replace something that isn't broke I wouldn't be paying for a home warranty".
So after I finally tell him no I'm buying anything above what my warranty is going to cover and what's broken he sends his helper in to look at the inside unit, the tech proceeds to walk around my front yard in circles talking on his phone "what sounded like a personal call", smoking cig and throwing his butts on my lawn for 45 MIN! So I finally go out and interrupt him to say, "Are ya done with this appt, if so you can smoke in your van because for the last 25 mins of your phone call me and your helper was inside making small talk waiting for you to wrap your call up." They leave, he calls again that evening asking if he could put me on a payment plan for the outside unit would I be interested in having it, "No I don't need a payment plan, no I don't need/want you to come take my functioning outside unit and replace it for a new one!"
I call Monday to check the status of the ordered new unit, he states he's waiting on the part. I place a call to the warranty co, at this point we are a week and 2 days with no A/C,(for the people that don't live here, 11 months out of the year is a/c weather). The warranty company says the parts been ordered, waiting for contractor to pick it up. I also make a complaint about their hired tech approaching me like a used car salesman trying to cram an outside unit down my throat and the poor customer service while he was at my home. They didn't seem to care about that.
So the tech calls at 6 pm on Tues saying he could be at my house in 30 min to install, my 1st question is how long is this going to take? His response 3-4 hours, so you are saying you want me let you install my inside a/c on a Tues night at 630 and could potentially be inside my home until 10pm. No, pretty sure my husband won't go for that being that he gets up at 3 am for work not to mention this doesn't even sound like real life at this point.
Well I don't have anything again until Sunday afternoon. Um ok I guess I'll take it at this point my warranty co has paid for the unit, you have picked it up and they are telling they won't send another company out to me. As odd as it sounds to have an a/c man installing at my home on Sunday afternoon it's better than during the week at night. "Oh and by the way it's going to be $350 not the $200 previous quote" my response was, "But you and the warranty company told me last week $200 so how has it nearly doubled?" His reply is "there are other things that needs to be done that your policy doesn't cover".
So called FA back, yes he submitted for more work and we don't cover that. So my question now is how did he submit for work, get approved and parts ordered and he's called in for more approval but hasn't been back to my house, I could see if he was in the middle of the install and came across something. He's now adding things because I won't buy the outside unit! FA only response was "Sorry maam but he's the professional and we go by his request". So Sunday comes, I call at 1 pm to see the status of my appt, he answers and his response "Oh Mrs. ** I've been meaning to call you today, we had to go out of town yesterday for an install and didn't get home until late last night and my guys are worn out, we aren't going to be able to make it".
So at this point I'm near boiling temps, I've gotten the runaround and no help from my home warranty, I've had to do all of the leg work to get this done and now he can't be here! I'm no longer a priority because he couldn't sell me a new outside unit! So after complaining to him about this whole disaster he says "let me see if I can't round up some help and get out there, I'll call you within an hour"...
430 PM and no return call so I call FA back talk to another supervisor. The supervisor reaches out to the tech, no answer. So I'm told by 1st American he's going to document all of this but unfortunately the tech already has the equip and was assigned to the job so I'm at the mercy of the contractor. So now it's Monday no install appt yet.
Moral of story First American Home Warranty contracts low grade companies for repairs and leaves you to do all of the communicating and when you don't feel you are getting proper treatment from a company that you've trusted your insurance to hire you are told "Sorry. Nothing we can do at this point". This morning I called another a/c company to see how much it would cost for a new indoor/outdoor unit $4200, new indoor unit $1200. So for what we are spending for this home warranty, the out of pocket $350, $75 service call and $500 portable a/c unit from Best Buy last week (because I came in after work to it 84° inside and my dogs overheated) I could have spent a little extra and had a/c weeks ago and a lot less headache. Can't wait for my contract to be over!

Some friends recommended First American Home Warranty to us. We used them for 6 years and they did a great job. Then they got spotty, sometimes refusing to cover a repair that is clearly covered. Now they are really really bad. I have two houses on First American. Three summers ago, I went two months, yes two months with a broken a/c unit waiting for them to repair it. I didn't tell them that I have two units and live in the part of the house with the working unit. I dug my heels in and said I'm not paying a third company to fix the broken unit. I was very nice to them and called every week or so begging them to fix the broken unit. I finally broke down and paid another company #200 who fixed it the next day. I'm sure that's what they wanted.
Then when my friend's a/c went out recently, First American told them their account was cancelled and they wouldn't fix the unit. The excuse was too many claims. But, I looked over their claims and they looked normal to me. Not excessive. First American didn't wait until the contract was over, they just cancelled my friend's when they needed a repair.
Then my a/c unit went out a month ago and they claimed the repairman said it was all mangled on the inside, someone rewired it and put in parts that didn't belong. They refused to fix it. I called another repair company who said they were lying. The a/c unit had a broken part but was not mangled in any way. I've paid over $600 for my own repairs and am cancelling First American.
They have made a few decent repairs. The repair company came out and pushed us hard to pay out of pocket for useless heater cleanings. Another pushed dishwasher cleaner fluid monthly at $50 a bottle. But the repairs got done. Don't ever buy extras out of pocket for additional work. If you want a company to not do repairs or dump you when you need them call First American.

Initially, First American was fine. We had a few bad experiences and right now, they're doing well. But I need them to do well for a long period of time. Back in November, we had an issue where something was going on with the sprayer leaking, and the plumbers that were sent out needed to order a part. It took them almost a month to order the part. In the meantime, we got a big leak going on. It caused a lot of damage to our subfloor and First American was not gonna cover any damages that occur because of something that happened. However, that damage wasn’t there until the leak occurred. We could’ve avoided that damage if the contractor had come and fixed the problem but then they left us hanging for a month. After that, we hired somebody else to fix the problem. First American reimbursed us for the contractor who we called in. But they did not reimburse us for the entire replacement of the subfloor. So, that was a huge issue.
Another issue with plumbing that we had before was that our hall toilet wouldn't flush. We called a plumber out. It was the same company that came out on both plumbing issues. The plumber said they couldn't do anything about it because it was possible that there was a toy stuck in it. My husband had to bend down and try to figure out how to fix it himself after that. We also had to buy a part.
We also had a small issue with our kitchen sink a couple of weeks ago. I requested a different plumbing company because I did not want the same company coming back out again. First American sent out a different plumber and he was very respectful, courteous and cleaned up his mess. He came out and fixed the problem right away.

My mom had First American Home Warranty. I experienced her having it. I know that there were a few things that she used the insurance for and that was the only reason why I have it now. I have yet to submit a claim, but from when my mom had it, their reps were good at helping her out. They were great. My mom worked a lot when I was younger so every time that the technician showed up to do anything, I was always the one that let them in to do it. Almost every five years, we had an issue with our plumbing. This last time, they fixed it completely. But every time we were having issues, we’ve always been able to get ahold of them. They always helped us out in a timely manner.

If I was to give First American a review for their performance over the last two years or so, it would be zero stars. Because, I assume, they pay their contractors so little, they are less and less able to find contractors to work for them, including for plumbing, pool/spa repair, and appliances. I had one repair that took about 4 months, and one recently that took over two months. That last one was for a pool filter pump during the winter, when a number of nights were below 20 degrees, which could have frozen the pipes. First American contractor a plumbing company, not a pool repair company, and that contractor replaced the wrong pump (no wonder they have an F rating with the BBB). To polish it off, First American did not renew my contract, I believe because I had to file complaints against them with the BBB and the NC Attorney General's Office. I highly recommend NOT doing business with First American.

Well it took more than a month, but the AC unit is finally working.
During this time, First American did authorize a $150 reimbursement after we bought a portable AC unit. We still had to shell out close to $300 for the cheapest unit I could find, but in the end, we were thankful for anything. The only other thing the resolution agent seemed to do was echo what the technician told me usually 24-48 hours after the appointment.
The technician had to order a back ordered part to repair the unit on the 1st of May, and came out the 10th to install a temporary fix to at least give us relief. The part finally came in and they came out the 20th of May to install it.
In the meantime, First American seemed to be in total communication disarray with Consumer Affairs and the contractor company. Starting May 2nd, First American emailed consumer affairs stating this ticket was already resolved. I responded to consumer affairs this wasn’t the case. When Southern Services came out on the 10th to apply the temporary fix, First American immediately closed the ticket and emailed me to write an updated review. They also posted on this review that the issue was resolved, which it was not. I had to email both my resolution agent and the ticket chat window with the dispatch email form Southern Services to prove the fix was not complete. They did reopen the ticket and service was finally completed. Also despite reassurances from my resolution agent, I never once got an update of when the backordered part would arrive.
My initial review expressed my concerns with the other unit having issues with the amount of time that elapsed between the start of the ticket April 6th, to May 20th was well founded. The other unit failed and we put in another ticket. Fortunately, it worked out that there was overlap and Southern looked at it the same day they fixed the other unit. However, Southern Services noticed a lot of debris in the unit and said they could not accurately troubleshoot the issue until it was cleaned. They said they would let First American know that they would complete the job when clean and would check for us to see if cleaning was covered in our contract. First American took that, as the unit is not working because it is not clean, and called me to say cleaning was not covered before closing the ticket.Fortunately, I chose to pay the technician and Southern Services did not charge me the $75 service charge since no work had been done. I have called Southern Services to reschedule since after cleaning the unit, it is still not working.
I'll give them another star for the credit given for the portable AC unit, but other than that they were largely nonexistent in the process other than to remind me to give them a better review.

We have had ongoing issues with our A/C unit for the last two years. The first contractor FAHM sent out just filled the unit with more Freon or "vented pressure". I never had to do this with my unit in Florida. Finally, when the "fix" failed to resolve the issue I reopened the service ticket with FAHM. Well, it takes 24 hours for your ticket to reopen in the system to which I got an email that it could take 48 hours for your contractor to call you. Not one of these times has a contractor ever called me. If you call FAHM about that all you ever hear is "You can call them yourselves". We never got a response from contractor, fortunately for us fall arrived and temperatures dropped. That ticket sat open for 6 months with no contact or follow-up from FAHM. I finally requested it be closed and opened a new one when spring arrived and we needed the air again. I requested a new contractor, which FAHM did oblige.
The new contractor came out and "vented pressure" again after telling me he could not find anything wrong with the unit. It worked for 1 day before the upstairs was registering 81 again instead of the set 72. We reopened the ticket and this time my wife called FAHM the day after we got the email that the ticket was reopened. She called to see if the other unit could be looked at since it was having to try and cool the whole house with the other unit failing.
In our first house, our old company used to let you add on as long as the additional issue could be worked on by the same contractor. The FAHM representative said no we could not request that since it was not in the written request my wife originally submitted. She also told my wife we just reopened the claim, despite getting the email the day before, and if we wanted someone to come out, we needed to call the contractor ourselves. It did not matter that my wife explained that our infant and 3 year old had to sleep in the basement just to stay cool.
I called the contractor and it went to voicemail saying that it was full and not accepting new voicemail. I logged into FAHM’s website and left this note, only to be reassigned back to the first AC company I didn’t want. There is still no resolution to my AC issue and no one has come out or called in the last week since I reopened the ticket.
Finally be aware the contract states you can only cancel 30 days after the start of the year renewal. FAHM does not send out notices about renewal so you will have to manage you’re the date, and if you have a claim during that time you’re stuck with a non-cancellable year-long contract and better luck next year per their contract.

We’ve never dealt with a home warranty before but got one with the purchase of our most recent house. It seemed like the prudent thing to have so we continued it beyond the initial contract. Our first time using the service has been frustrating, time consuming and now disappointing. Around a month ago we had our HVAC cleaned and inspected as recommended by First American. Our service person identified leaks in the evaporator coils. We declined service and contacted First American since we have a warranty with them.
The warranty service designated professional came out and confirmed that both our indoor and outdoor evaporator coils were leaking. He was able to “bandage” our system by using a sealant & a step up capacitor to get us up & running until permanent repair could be authorized... First American closed the work order as completed.
After having our case re-opened, the same company, same technician came back out to verify what he had already documented. We eventually heard back (from the service provider, not from First American) that our system was beyond repair & required complete replacement. They also advised us of $1400 worth of “uncovered” expenses, which after our contract review was actually more like $860. We concurred with the $860 out of pocket and were told we were waiting on the equipment to be ordered & a call for the install.
After not hearing back for a couple days we called requesting an update. Our return call came & the First American employee informed us that our air handler exceeded their maximum so they are electing to give us cash out option instead of repair. This might be acceptable if the cash amount even came close to what our actual expense will be. Instead of fixing our air conditioning First American is paying us barely over $2700 for a complete 2 ton air conditioner split system with hydronic air handler. Our cost is likely to be around two to three times that. We are beyond disappointed in the service provided by this warranty & will be looking at other options for the future.

I submitted a claim with First American for my dishwasher and so far, my experience with them has been really bad. I wouldn't recommend them to a friend. The first time someone came out and looked at the dishwasher, the guy said he couldn't fix it because it was old. So, they ordered me a new dishwasher and I had to wait a week for that. Then, another tech came out and he said that he was not gonna be able to just take the old dishwasher out because a valve had to be put in or something in the house needed to be changed out. But he didn't fix that issue. After that, another technician came out on Friday. He said that he couldn't fix the problem because whoever came out should have taken a picture of the part because the part that he had did not fit.
Although different techs came each time, they talked with each other because when the first one initially told me what needed to be done, I wasn't gonna be able to explain it. So I let him tell the office about whatever needed to be done. Still, the issue hasn't been fixed and my new dishwasher has been sitting on my kitchen floor for about three weeks now. The techs are supposed to come out today and I had to take off work for that. And I don't work near my home.

DO NOT waste your money on one of these home warranties! I am a real estate professional and have sent them a lot of customers in the past. I got a home warranty for myself on my home, and after being in the home discovered a major plumbing backflow problem. I had a professional plumber take a look at it to explain to me exactly what the problem was. He told me to call my home warranty company to do the job since it was covered. They sent out a very unprofessional plumber who ignored my requests when I tried to explain the issue to her.
She did not complete the job and stated she would not charge me. However, about a month later I received a bill in the mail for a $75 service charge. On top of that, the problem worsened, and I now have sewage backing up into my sink. I called First American assuming they would be more helpful with the situation and at least remove the $75 service fee from my account, especially considering the worsened problem is going to cost me $1,000+ at this point. Their customer service representatives were very rude and kept interrupting me as I was trying to explain the story. They had no interest in helping whatsoever. They would rather make their $75.

I had a different warranty company but I wasn’t very happy with them. Then I saw First American Home Warranty's advertisement saying that they were the number one company. I went with them and so far, I’ve been happy. I submit claims over the phone and the representatives are good. They’re knowledgeable and they’re aware of my needs. They are prompt too. I pretty much get a hold of somebody within 24 hours. But I wouldn’t be too happy about the people who come out. Although some of the contractors are good, some of them are not so good.
When my air conditioner broke, the guy who replaced it didn’t use a crane. He used a ladder then a couple of guys tied the unit with rope and hauled it up the ladder. That was how they dented my gutters. Then about a year later, when the air conditioner wasn’t working well, First American sent out a different guy who said the unit had been installed incorrectly. Other than that, I also had to have three people come out and look at the same issue with my toilet. The quality of the service people who come out needs to change. Completing the job to my satisfaction has been a problem. But other than that, the technicians have been all right and as far as the coverage, I’m happy with First American. They did pay for the unit when my air conditioner broke initially and I was appreciative of that. That was the reason I kept them as a warranty.

The Heater system goes on and off correctly however it blows in cool air before the air warms. This was a real bother to me when sitting next to vent and getting cool air when temperature outside was low 30's! Serviceman checked everything thoroughly and explained cool air is normal part of the heat/mechanism. Heater mechanism does heat air coming in eventually.

First American Home Warranty covered a claim and had a new air cond. unit installed in 2009. We started having problems with leaks in our bathroom a few months later, coming from the roof where the unit was installed. We didn't even stop to think it could be the installation that was the problem. We tried to repair the roof several times the last few years to no avail. Finally, this last time we hired a roofer and he said the Air Conditioning unit was installed improperly and was causing the leaking. The roofer had to install a plank under the unit to even it out. In the mean time, we have major damage in the ceiling of our guest bathroom. The people responsible are Barry's Construction; 1732 Avo Way, Manteca CA 95337.

First American enrolls low-quality contractors and gives them an exclusive arrangement, so when poor quality work is done on your claim they simply refuse to send someone else. FA won't tell you this is how they operate and will instead repeatedly tell you the lousy contractor needs to be given 'another chance'. When the contractor for a garage door repair never returned to finish the job I spent 6 weeks calling FA going in circles. The phone reps are useless and no one at FA ever followed through to get my claim resolved. I gave up, cancelled my contract and called a handyman to install a $15 part I bought online.

They've been respectful of my property when they come in. I've only had one issue where I had to wait a week for parts, but that was about it. I would recommend First American Home Warranty.

In December of 2018 I called to have a built in Ice Maker and Refrigerator repaired in my Bar area. It was covered under the additional Refrigeration addendum. After 4 months an multiple phone calls, First American decided that both units were not repairable. Our maximum payout for this addendum is $1000. First American quoted a section of the contract that states "Homeowner and Buyer may agree on payment of cash in Lieu of repair or replacement. Payment will be made based on Company's negotiated rates with its suppliers, which may be less than retail." "In accordance with this provision you will receive a check in the amount of $827.99."
This makes absolutely no sense. The cost of replacement is over $2500. It appears that someone randomly used this segment of the contract to justify reducing the payment by $172.01. There is no correlation between the above language and my payment reduction. First American will use whatever method they can to reduce your contractual payment. I intend to pursue all legal means to get my full payment at whatever cost. This is the only way that they will stop this predatory practice. Be very wary of using First American.

Someone recommended First American to me and was pleased with them so I got them too for security in my property. So far, I have had a good experience when submitting a claim. It is easy especially when I do it online and I'm always contacted the next day. We have also been blessed with the contractors showing up in a timely manner. They have been all okay.
A couple of years ago, they sent out a contractor for the dishwasher and it took him a while before he could be here. When he did it, he had to order something which took him a couple more weeks. He said he couldn’t find the serial number or model number, so he wasn’t able to order the part and that he was gonna get with First American. He was bad about calling back if I called to ask him anything. I called and told First American not to use the contractor anymore and they never sent the guy back out. The next thing I know, First American told me that Sears will be coming and that the first contractor could not repair my dishwasher. I recommend First American. Their reps are professional, knowledgeable and easy to speak with if I have to call in.

When we purchased a house in North Carolina, the sellers gave us one year of the home warranty from First American as a gift. Our experience with them has been fine and the reps we worked with have all been wonderful. Two weeks into it, our dryer quit working. It was confusing at first because I didn’t realize that you couldn't just call your own person, that you have to go through First American and they assign someone. Once we figured it out, it was fine. The guy came out right away and fixed it in no time.
I then had another issue with the heating system and same thing, the one heating guy I had was right there in my town and they were highly recommended, but they're not one of the ones on the list. So, I had to use another which was fine, they did a fine job. But they were more expensive. While I'm gonna re-app with First American when my home warranty expires, I would suggest that if they have a homeowner that's familiar with their area and they have an issue, let them price it out. For instance, if they had someone that they wanna use, let them compare the two prices, and then, the homeowner could get their preference of the repair person.

I bought a house and one of my friends told me about First American. It’s easy to submit a claim. I usually do it online or call someone. The reps on the phone are professional. I have no problems with them. But it takes a while to get a response from the provider. But the few times I've used them, it hasn’t been a big problem and it was taken care of.

Updated on 04/30/2019: I wrote a review on April 20, 2019. Today is April 30, 2019. It is still not resolved. I keep getting the runaround. My case officer will not and has not answered a single call from me. They are suggesting fixing it by Friday May 3. This will make this claim about a month. This is the second “estimate” I have received. It will go over a month if not resolved by next Monday. This is not a good way to keep Tenants. I just want this resolved and it is very obvious that I am not a priority at all. If it goes to Monday this will equal two full months out of five for this year with no HVAC. This is a horrible experience.
Original Review: This company was provided with my rental home when I purchased it. So far I have had 4 calls on the same HVAC with only 9 months. The first time the company replaced my thermostat with a used thermostat. Then I had to have it replaced with another call. Each time I had to pay for the service fee. Then my HVAC went out in the winter time. It took a month to fix it. The average temperature during this time was below freezing. My tenants were furious. They finally got it fixed but now it is down again. This time I have been waiting 13 days.
It still is not fixed and they said it could be next week when they fix it. They say the part can take 5-7 days to get in. They just ordered it two days ago even though I started my quote 13 days ago. This company is totally inconsiderate of time. I believe they should take American out of their name because it provides a disservice to country. I have a strong feeling that this HVAC will break again after the bandaid repair and I will be waiting another 30 days for it to be fixed. The incompetence and unwillingness to fix something in a timely fashion is having a negative impact on my business.

I use First American Home Warranty (FAHW) for my house and pool. During the year period, I had several issues with my AC and pool. More specific, the coils in the AC unit rusted and leaked metal flakes into the drain lines. This also caused the drain lines to clog and overflow. The overflow caused water to leak into my ceiling causing extensive damage. When the tech submitted a report to fix the coils, the total came to $3k. My out of pocket expense was $2k and the cost to FAHW was $900. I had to pay to install all the other parts necessary to get the unit to work with the coils including ductwork, disposal, Insulation, etc...
FAHW only covered the part, not the work to make the unit work correctly. This is NOT specified in their coverage and is up to interpretation on their end. They do not cover any secondary damage to the ceiling or other damage caused by the water leak. To me this is unacceptable. They refused to pay for getting the unit to "work" with the new coils.
When I tried to discuss this matter with FAHW the agent was rude and belittled me with responses like "You obviously don't understand your policy" and "if you had read this before had we wouldn't be having this conversation". I STRONGLY recommend choosing another company. This company does the least they can and have inconsiderate and apathetic agents. Obviously, we won't be renewing our policy with this company. STAY AWAY!

Samsung refrigerator repair. Bought house in November. Unit worked, after a month it partially worked. Would freeze then defrost every other day. Sears technician came, fixed what he thought was problem, he came back and suggested the main board was not working, ordered a new unit. Another tech came and installed it in February, it did not work, still another tech came and suggested that the board was not working, new board ordered and installed in March. It now works and has not defrosted once since then.

I had a very poor experience with First American. My water heater started leaking and their tech said it needs to be replaced. He said it will cost me $535 out of pocket because the modifications are not covered. FA said they are paying the plumber $622 for parts and labor. Plus I paid $75 for visit charges. So cost of replacement through warranty is $1232. My local plumber quoted $800 for replacement. Why should I keep warranty. When I asked how much they would pay me for cash out they said $501.50. So they would pay their customer less than the contractor. First American is total rip off. Stay away and hire your own contractor.

Over 27 years ago, I bought one of my homes in Las Vegas, I was aware that there was a buyer’s protection warranty with the house that I purchased under assumable loan. After I made purchase of the home, I inquired on keeping a home warranty within the first year. The warranty at the time was given to my wife and I for one year after the purchase. After consideration, within that year period of living in the home, we decided to pursue a home warranty on our own, and we chose First American. When we did the research, we came up with it and we’ve been with them in our two homes since.
Our claims with them always seem to come through one way or another in the process. I’ve learned in the last few years that First American is going through the on-call response to particular needs. When they turn around, they use out-of-the-country people to take the calls. They’re very courteous and polite, but there’s a little bit of a language barrier at times. I did experience some interpretation of phrases and language that are used in America that they seem to be a little confused on. They do get to the bottom of it, but in regards to officially having a call taker that would understand the complete needs, understanding the language seemed to be a barrier. First American should really re-examine it. And I’m not trying to be prejudicial, but I think they should relocate their answering service back in the United States.
Also, the people that First American contracts with seem to be a problem. It's not so much with the house in Las Vegas. It’s the house I have in Richmond Hill, Georgia, which is outside Savannah. Sometimes, they do not have enough contractors that are dependable to respond to the needs of the people because they don’t have enough service people in the area. And in some cases, we even use Sears, and I’ve had good luck with Sears in the Midwest and the West. But in the South, they refer to Sears, and Sears did not adequately fit the needs. They didn’t have technicians that were completely knowledgeable in the requirements on maintaining the equipment. So, in three occasions, they turned around and cancelled the appointments or there was a delay in three weeks to get here, and there was always confusion.
The technicians are below acceptable in the South, and in the Southeast Coast, it’s been below 50%. In the South, in some cases, I’d have to go to special claims adjustment. And it ended up being that I had to find a contractor, and then they would make the arrangement for reimbursement. Now, I have an issue here, which is finally getting resolved, and I’m happy with the way First American ended up taking care of it in the end.
I always recommend First American, because in my case, having it on two homes, it has been very beneficial for me. The amount of money that I pay out yearly for the coverage has worked out to my benefit with air conditioning units, pool, and appliances. It has worked out very well for me, and that was the purpose of maintaining a warranty. I’ve always promoted, but I always explain the issues I've had. There’s been some red tape, and I’m sure that every insurance company has some red tape. But I’ve had a very good successful rate with First American.

First, every claim we have tried to put through, they find a way to charge $75.00 fee for someone to come out and say that it is not a covered repair. AC system we paid extra for, ducting, and when we have a problem - it is not covered. This time, the oven has failed, they sent out an inspector who confirmed it must be replace. They ordered the oven. Another company comes out to install it. This new company says the oven they ordered is to small and will not properly fit, but they have the correct oven, just call First American and have them order the correct one. I called and was advised that they do not replace with the same sized oven, they will not order the correct oven. The oven they sent has a list price of $1800.00 plus install. So I asked about a cashout, then they told me that they will only cover $800.00 on a cashout due to that is all it would cost them to replace it.
I recorded the phone conversation and asked if that was their policy to order an incorrect oven, and not replace the oven with the available correct sized oven as a matter of trying to save money. The reply was a quick and firm "yes". I recommend to stay away from this company and read real reports from real customers. I have worked with insurance companies and warranty companies in my line of work and have dealt with this type of company before, and have recommended customer to stay away from these types of companies. I highly advise to find a reputable company and stay away from this one.

I have never had a worse customer service experience in my life. First American has zero structure. 1 person writes the claim and every time there is an update another person handles it. They are very slow and contract with terrible and poorly rated contractors. Our dishwasher broke about 4 months ago and it took them a month to get a contractor out to fix it. 3 week ago the dishwasher broke again, same problem. After paying another deductible and taking almost 2 weeks to get an appointment, the appliance tech said it was an electrical problem. An electrician was assigned to which he said this is 100% a dishwasher problem.
Currently waiting for First American to reassign to an appliance tech again. When you call it’s very long wait times or they’ll put you on hold. Customer Service is rude and clueless and when you ask to speak to a manager they say, "Sorry sir you cannot speak to a manager. You have to write a letter." Please save the money and find another company. This is a very poorly run company and not worth the stress, time and aggravation for the price they charge. Could not recommend anything less.

I was comparing the other policies and First American had the better one. Submitting a claim is easy and all you have to do is either call them or do it online. However, there are some issues with the website in paying the claims and some glitches such as hard to find certain things. We had both good and bad interactions with the technicians.
There were two places that we had issues with but the other ones have been good. We had multiple issues with the contractor for the toilet. They came out three times to replace it. Then, the first person who came out for the heater of the AC unit said that they fixed it. However, they didn’t do anything to it. The second person who came out stated it was an easy fix. Otherwise, their people were good. First American fixed problems when we had them but they have a lot of contractors so not every one of them is gonna be perfect. I will recommend First American to someone else.

We are extremely dissatisfied with the service, or lack there of, we've received from First American. The most recent incident was when our water heater burst. This was an emergency repair needed because our family room was being flooded causing secondary damage so we needed a plumber to arrive immediately. However, I did immediately call to place a claim and was given a work order number. I was told by the representative at First American Home Warranty that he would put in the request for an exception to reimburse our out of pocket expenses, and someone would get back to me within 24 hours. No one got back to me. I called back and eventually spoke to a supervisor who asked me to send the plumbing invoice, which I did.
I called back 72 hours later to find out the status of the request for reimbursement. But was told my work order was cancelled because I hired my own plumber (even though the First American representative knew this when he gave me the work order) and that I didn't get a pre-approval (no one I've spoken to could explain what a pre-approval was nor was I told it was needed), and didn't wait 8 hours for them to find a plumber. Seriously, if your house was flooding due to a burst water heater would you wait 8 hours in hopes that First American could find a plumber available that day? We have paid our monthly premium for years, way more than the $1700 plumbing bill, and when we had a dire emergency they did nothing.
This is not the first occurrence of bad service we've had with First American. We already cancelled our contract on our lake home because they never could find contractors in the surrounding area for our claims. We had hoped that their claims review personnel would realize the real world does have situations where exceptions to policy and standard procedure are necessary. But they didn't. We cancelled our contract.

Their virtual assistant isn't helpful. You cannot contact them through their website unless it is a service request and phone operators don't know all the answers. I was going to renew my warranty and add coverage. Their website will not allow me to add coverage. Now I get to run around trying to figure out who can help me do it. It may not be worth it.

Water Heater replacement. UNIMASTER Service was excellent. Warranty didn't cover all the costs of the replacement which was unanticipated. In addition, water damage as a direct result of the Water Heater failure wasn't covered either. First American should consider adding this coverage as part of the basic plan...no surprises!

I have been a customer for over ten years. Recently (last 12 months) we have seen this company adopt policies that either prevent items from getting fixed, or making excuses not to honor their contracts. Case in point, we paid for garage opener coverage, and when it went out, First American claimed it could not find a garage door contractor. It said they would reimburse us for the cost of the repair. So, we hired the contractor, sent them the invoice, and they asked for proof of payment. We had to order the cancelled check, which we also provided.
They didn't exactly refuse to pay, they just never paid and ignored the request. In another incident, the timer on our pool stopped working. The contract says the timer is a covered item. They refused to cover it saying the timer is electronic and electronics are not covered. To make matters worse, they sent out a contractor who had no idea what the problem was, did not schedule an appointment, and left saying the pump was running and filter appeared to be working so there was nothing he could do. Did not even check the timer or the component that had failed. Not only did they refuse to cover, they billed a service fee for the person that was not supposed to be there in the first place. Service has really, really gone down with this company and I doubt if we will renew. I would avoid them and find a different company.

My refrigerator has been broken for 3 weeks. They did not check the availability of the first technician. When I called the technician they said they could not come for 30 days. I called First American and they assigned a new technician. He came out and said we needed a new compressor. Instead of resolving my problem, they assigned me the first technician again, who couldn't come for 30 days. I called First American back and they sent me a different technician. He came out and said we needed a new compressor. Tomorrow they are sending a Sears technician. I called First American and asked if they were bringing a compressor. They had no idea. The staff is absolutely useless. I will cancel when the contract is over.

The previous owners of the house we purchased had First American on there so we continued to renew it. We used it the first year for a new hot water heater and we've used it for multiple issues since then. When I’m initially registering a claim, I usually call. But if I end up having to do an outside contractor, I submit my invoice via email. For the most part, the reps have always been really helpful and accommodating although this last one that I dealt with for our dishwasher was maybe newer and wasn’t as familiar so it took a lot longer and there were lots of repetition. But we ended up getting what needed to be done, done.
My experience with First American itself has been wonderful. But one of the contractors who was assigned through them was problematic. I requested not to work with Sears for a dishwasher issue because they closed in my area and I know that they can be challenging to work with. That was an issue that I spent four months trying to resolve. Finally, First American just said that I could find my own contractor. The issue was never resolved with Sears and I currently have another company working on my claim.
Other than that, everybody has been great. The work has all been perfect and we haven’t had any reoccurring issues. I don’t know if it’s because I live in Wyoming but a lot of time I end up having to find my own contractor. But it always goes smoothly and First American reimburses me very quickly. First American has been very cost-effective and it has definitely been worthwhile. We had plumbing issues, a hot water issue, an oven issue, and a dishwasher issue. They helped us with all of those. I would definitely recommend them.

Just wanted to add my lousy experience with First American. I had a central heater AND a water heater break under their warranty. Because it was water and heat, I felt it was pretty urgent to get these things fixed and get heat and water back. I got people in to look at these things. They both had to be replaced. I got the least expensive options. They were reputable businesses. I got receipts.
When I went to First American they told me I didn't call them first and give them a chance to tell me where I HAD to go to get repairs or replacements. They refused to pay anything at all towards the replacement costs. I was also less than impressed with their service. I sent an email with the explanations of the damages for review and a reminder email, but after several weeks I had to wade through five minutes of phone trees to find out they'd rejected all my claims and just hadn't bothered to reply to any of my emails.

We researched to find out the companies that had good reviews. First American had positive reviews. Submitting claims with them has been very easy to do, and they’ve been respondent to our needs. When I called in, I spoke with a rep with good customer service. The technician who came out was very knowledgeable. He helped with the refrigerator that we had outside the garage, and he was able to explain what he did. He even left the old part so we could look at it. It was also a same-day repair. He had everything he needed. Hopefully, on our next experience that we’ll need First American, they’ll be sufficient as they were this one.

Completely useless for everything except for maybe your kitchen appliance. When our furnace needed to be replaced, they were willing to replace it but our out-of-pocket expenses were almost $3000 and the portion they would cover was only $800. Apparently they live on a completely different planet where they could purchase a furnace for $400 and only have to pay $400 to install. It was like pulling teeth to get them to even respond or do anything about our claim. It took me negatively reviewing them on their Facebook page for someone to finally take care of us. If you want to call it that. Not one company we contacted could replace our furnace for under $4500.
The furnace itself is over $1000. So how is it the warranty company was trying to tell us that $400 was going to cover the cost of a brand new furnace? At first glance, it looks like several items are covered but read the fine print. There are more exclusions than anything. Most things that could go wrong with something are not even covered. The only thing of use to us having this warranty was our dishwasher being repaired. We had a plumbing issue that we had to pay $500 out of pocket for because the warranty company claimed that it was not a covered component.

I purchased First American Home Warranty policy on February 28th. I live in an older home and lost my husband of 32 years last June and wanted some peace of mind. My policy became active on March 28th, after 30 day wait period. On April 8th I came home to water pouring out of my water heater. I filed my first claim with First American. They sent a plumber out the next day. He spent less than 10 minutes at my home and said he needed a work order and would return next day to address my water heater. I received a phone call from First American the next day telling my my claim is denied due to a "preexisting condition".
Apparently they asked the tech if he saw any rust present on my water heater and is it "possible" it could have been there longer than 2 weeks. He answered it was "possible" and that made my condition "preexisting". I looked over my water heater and there is no rust visible, it is less than 5 years old. NOWHERE in my policy is their criteria listed for "preexisting" conditions, in fact my policy states the age of my appliances DOES NOT MATTER. I did not have anyone inspect my appliances before purchasing policy to review any "preexisting conditions". I think this is absolutely ridiculous. Would not every older appliance then fall under this "preexisting condition"? What is the purpose of buying this policy then?
I requested written explanation for my claim denial and explanation of "preexisting conditions". They were quick to respond about me owing them $75 for the plumber's "diagnosis" but did not address my request for explanation of the "preexisting conditions". I am EXTREMELY dissatisfied with my first experience dealing with First American Home Warranty!

The contractor, The Plumbinator, was exceptional! Pat, the owner/operator, arrived on time, was professional and assessed the work needed to be done. He returned a couple of days later with all of the equipment and parts he needed. He successfully completed the job within a couple of hours, and he left the bathroom clean and with a working toilet. I was very pleased with this entire process!

I was very pleased with the promptness that First American managed my claim. I was also very satisfied with the service provider. I found that First American response was quick to coordinate with service provider. In addition, the service provider was very diligent to resolve.

I wanted to reduce my expense and my lawyers told me about First American. It was very easy when I submitted a claim and it took a day or two to have someone come out. I was satisfied.

My wife and I have six properties and we started using warranties for rent properties. We decided to use First American for two of them and it worked out well. You can submit a claim online and their website is easy to understand. I get text messages and follow up calls from them. They're better than the other group that I use and they continue to improve their service. Their representatives are always very polite and informative.
Their techs show up on time when they commit to a time. I had an experience recently though that wasn’t so good. My claim involved pool equipment and I had a guy come out. He said he fixed it and I started using it. A few days later, it wasn’t working again. He came back out and fixed it again. He brought in a new piece for it and two months later it wasn’t working again. We got a new contractor out this time and he said that the previous guy did a lousy job and showed me what was wrong. The new contractor had to replace the whole system. Overall my experience with First American has been very good and I'm very pleased with the quality and level of service.

I've had the First American Premier Plan for years. Their online claim portal is quick and easy. The system is organized. They have a repair company call the same day or next day and each company has got the job done successfully in a reasonable time. I've had many home repairs fixed via First American, so I feel it has been worth the cost so far and would recommend it for homeowners with limited time and homeowners that don't want a surprise bill for an unexpected problem.

We were having plumbing issues with our tub. I called First American and they put a claim in for us and within a few hours we were contacted by a plumbing company. They scheduled a time to come to our house within a day or two! Highly recommended First American. Got our problem solved promptly.

First American gave us the most bang for our buck. The claim that I had for my dishwasher went well. There was something that kept breaking about four or five times and it just wasn't resolving itself. But First American made sure it eventually got fixed, and I only had to pay the one-time fee. I didn’t have to keep paying, so that was nice. I've been happy with my experience and I would recommend them.

First American Home Warranty came highly recommended from a friend and I’ve been with them for about five years now. Although I wish they covered a little bit more, they cover almost everything and their contract is very accessible online, so I know what is gonna be covered or not before I start to file a claim which is very helpful. One that is annoying is their automated system for trying to pull up my account. It's actually easier to go online and file a claim versus trying to do it on the phone. But other than that, their rates are good. They're not the cheapest, but they're also not the most expensive. They work with quality repair people. First American Home Warranty is doing a good job.

After I paid your unjust service fee which was cancelled and you never provided service for because I was so tired of dealing with it and I also was sent to collections. You still haven’t taken me out. I am just done with this whole process. Victor your representative gave me false information and sent me to a department that was closed after answering no questions for me. Luckily I got a nicer young woman who told me she would help me. Overall, awful awful and awful service. To other customers— your contract renews automatically so please be careful!!!! These people are terrible and thieves!!!!

We purchased our home in the last week of June 2018. At the beginning of July we started noticing that the a/c unit which is located on the roof wasn't working, no cool air flowing in the house whatsoever. We were assigned to FAHW when we bought the house so I called to schedule someone to check our a/c unit. I had two different A/C companies come and check my a/c. A total of three separate visits and both companies stated everything was in working order. No issues were found. We never got the A/C to work properly. I was so frustrated and fed up with their excuses.
So I finally found a local A/C company in my area and during their first inspection of my a/c unit the tech told me that the a/c unit wasn't even connected to the vent going into our home. How two licensed A/C techs assigned to us from this company never checked or disclosed to us that this was the issue is baffling. I was so shocked and upset that we had to deal with such a horrible summer in our new home. Because of lazy workers pretty much robbing us in my opinion. I will not be renew my policy with this company when it expires. They need to re-evaluated their network of companies that they have assigned to come out and work on our homes. What they sent to my house was a bunch of crooks and a total joke.

I have two appliances that broke knots simultaneously. My microwave broke over a month ago and it’s still not fixed though we have had the contractor out twice already. Now the part they say they need is on back order. I told them I will take the cash out option for the repair and go buy a new microwave because I have no idea when they will actually repair it. They told me they could give me about $60. I looked up the parts they have ordered and they total about $300 so more than what it’s even worth! No one will listen to me or seems to care that they are not keeping their end of the contract.
My fridge is broken as well and they sent another contractor who said nothing was wrong with but he didn’t inspect it. I’ve been waiting for 3 weeks to hear back from them on how they plan on repairing the refrigerator. It’s insane. I don’t know how this company is still in business. No one will call me back or get me the info I need, and that includes asking to cancel my contract.

First American is great and they are much better than American Home Shield. First American have people that really know the issues and what to do and the service is done properly. If there are any additional charges, they are limited. The monthly service fee is the same as with American Home Shield, but the extent of coverage with First American is greater. It is a better value for the dollar.
When I had a claim for the main filter system of the pool, First American sent out the contractor and they looked at it. The vent valve at the top was bad, but it just took a couple of times of getting the exact dimensions, and they fixed it. We never had a problem since. But when I was with American Home Shield, every time I had a problem, they would usually decline and then I would have to protest and then they would send out another contractor, and he would have to make a report. And if he didn’t cover it, I would have to protest it again. I would have to go through three or four different contractors until one of the guys would tell me that the claim should be covered and then American Home Shield would okay it. American Home Shield was really hard to work with. But so far, everything has been fine with First American.

I have had SO much trouble with this Home a Warranty company in the last couple of months, the phone reps are useless, unknowledgeable and no help in getting claims successfully completed. Beware of this company and their warranty!! I had a broken faucet and they sent an incompetent plumber. They tried to charge me for this plumber and the replacement plumber even though the first guy made the problem worse! I was then told me I could accept the builders chrome aka. Cheap standard faucet or buy an upgraded faucet out of pocket.
We purchased the upgraded and as told called Home Warranty back. They sent out a new plumber who replaced the faucet and left us with $150 bill on top Of the $75 service fee we had already paid to Home Warranty. When I called Home Warranty they told me they wouldn’t cover the faucet or the plumber so basically nothing was being covered but we owed them $75 service fee and we would need to pay the plumber too. So basically we Were forced to pay the $75 service fee for nothing!!!

After requesting service for our garage door that would not open after breaking a few months after buying our house, First American sent out a garage door specialist to take a look at the damage. The garage door opener was old, loud, and clearly dying. The specialist informed us that since the motor still “worked”, any services he provided wouldn’t be covered by the warranty—only a garage door opener motor replacement. This was the case even though the garage door opener could no longer open our door after having worked for more than 30 years before we moved in and several months after having moved in. We reluctantly agreed to his garage door repairs, which cost several hundred dollars, because we needed our garage door to open.
The “repairs” only allowed the old, dying garage door opener to continue to struggle opening by taking more weight off of the dying motor. We thought the entire ordeal was behind us until we were billed by the home warranty company for $75, which is what they quoted us for replacing the garage door, even though they didn’t replace the garage door and they didn’t pay for the garage door service. When asked why we were being billed, they rudely specified that it was a “dispatch fee” for providing us a service and making a phone call on our behalf. All they did was pass on my contact information to the repairman in their “network” to have them call me to make an appointment.
Be aware that this is the type of company you are working with, and I could never recommend them after the experiences we had. You should think twice about trusting their “trusted” network for repairs or replacements, and be aware that they will charge you $75 to make a phone call on your behalf—even though they have already been paid under your home warranty. Overall, I am certain that I could have found a repairman for much less money to replace everything—including the dying motor, and that doesn’t even include their $75 dispatch fee. I feel bad about this entire incident and I regret that I didn’t just take matters into my own hands to begin with—that and purchasing this worthless home warranty.

First American has good, fast service. It's easy to submit a claim and they respond right away. It was also really good dealing with their technician. I had one experience with the electrical guy and the plumber was a B+. They were gonna have to call back twice. Still, I'm happy with First American. In fact, I'm planning to buy another year. I recommend it too.

First American has always had good people assigned to us and I'm not very handy myself so it's really good to have somebody that I can call for just about everything that happens. First American is really prompt too. They get a company hooked up and if the company doesn't call within a couple of days, I have their number and we get things working. The technicians who have come out to our home have all been great. They're very professional. They know what they're doing and they explain it to me quite well. Most of the time, it's a mystery to me too. It's good that they can explain it in words I understand. They get things done and if they can't do it right then, they would tell me they have to get a certain part and that they would be back in a number of days.
