First American Home Warranty was with our house. We got it for protection and our Realtor suggested it. When filing claims, we started doing it online, but then we ended up doing it on the phone. When we put in the cell phone, it just locked up and it didn't continue. Then the contractor they send comes at night as he has another job in daytime. We’ve had him come out twice already for the problem. Now we're waiting on a bigger problem, so he’d have to come back out again, but not for the same thing. He’s a good guy.

We had excellent service with the electrician you sent to take care of our electrical problem! He was efficient, hardworking, and extremely knowledgeable! We are so happy that we have our home warranty with you, First American Home Warranty. I recommend First American to anyone who wants to feel secure.
We are so happy to hear about your positive experience, Lori! Thank you for taking the time to let us know how we are doing!

My plumbing service was great. Communication was perfect. Called right away and told us what they were doing the whole time. Explained everything. Very nice service. Would use again. Thanks for all your help.
Thank you, Brenda! We are so happy to hear that you are satisfied with the service provided.

The company evaluated our unit and it was not able to be repaired. As a result they authorized a comparable settlement option to be decided on. We had two options to settle this claim and we chose to settle it. Thank you to First American Home Warranty for bringing this claim to conclusion. We truly appreciate it.

I filed a claim. I waited two days for the assigned vendor to call. They did not have hours that could accommodate me since I have to pick up my three kids. I asked for another time and they did not call back. I called cust serv. at First Am. They stated the vendor was operating in their guidelines and we had to accommodate them, rather than them accommodating us. I advised that I am the customer and the guidelines have to first work with the schedule I have. I needed the vendor to give me a good arrival window. They declined to help me. Then I stated I wanted a manager and they would not transfer me. I stated they had to give me an answer and I requested an alternate vendor since they did this for me before in the past. They argued that the computer assigns vendors and that they could not. I said I know better because I did it earlier this year and was satisfied.
After about 3 minutes of them arguing that I was not accepting the schedule of the vendor and it was my fault essentially, they advised they would send to their dept that works to resolve issues of schedule like this. This is a new customer service behavior that I have not experienced before. It is causing the customer to be defensive and having to argue back. It is unyielding and too aggressive to people who they are asking to buy their policies. I cannot in good conscience buy another policy here with this very bad customer experience. I did some research as I am a non atty. member of a public interest firm that does legal cases, and discovered that contracts generally cannot force compliance to a customer to a schedule they cannot accommodate, because this is a possible civil rights violation.
People have the right to have life issues. A contract has to be obedient to US code, constitutional, federal and state law to be enforceable. It is not correct for this firm to be trying to force on customers schedules they cannot accommodate, and then stating they complied with their obligations when a customer has had no service and still is waiting for help. This can be construed as a breach of contract on their part based on my opinion of the laws I know, since they offered no service yet for the payment I have made. I hope they will soon. In the meantime my appliance is out and it is very difficult. This appears to be a scam behavior to gain money and not service or at least not service well. I have yet to be contacted. Please beware of this tactic. It's not right to the customer.

We popped a GFI outlet. We called First American Home Warranty and the tech came out and explained everything to us. He did a really good job and it was an easy fix. Then we had a bathroom valve that was leaking water. First American sent the techs out quickly and they fixed the valve that was leaking. They also found and fixed a serious leak by the washer which could’ve caused my house a lot of damage.
For my claims, I went online and paid the 75 bucks. Filing a claim with First American had been super easy and my experience with has them has been super good. I can’t believe I lived without this thing. It’s cool and I'm thinking about renewing it when the year comes up. And based on what was paid for the warranty, it’s really worth it. It’s probably paid for itself already and there’s still six months of coverage left. If the toilet backs up, I can call them and they can run a snake down. So, I’m pretty happy. The techs who came out were really top-notch, too. They were very professional and both went above and beyond. The technicians also took a lot of time to educate us and that's what I like.

Submitting claims to FAHW has been easy. One time, we had a washer problem and the technician who originally came out was awesome. However, the guys whom GE sent to replace my unit were absolutely horrible. Still, First American's rep was very apologetic. We needed to get a new washer from FAHW and the rep whom I spoke to, Kieth, gave us our options, called and followed up. He was wonderful. I'd recommend First American.
Hi, Rhonda. Thank you for the feedback. We are happy to hear that you were satisfied overall with the service provided. We do apologized about the issue you had with the independent contractor.

I requested service twice from them. One time was for a locksmith and the other time it was for my exhaust fan. Both times they made it difficult for me to accommodate their schedule. They give a 4 hr. window and the contractor has to order parts only when they are on-site, which means there will be two service calls at least, so need to sacrifice 8 hr. for a simple job. And the contractor’s workmanship is only good for 30 days. My exhaust stopped working after 2 weeks from repair and I delayed in contacting them and by the time I called it was past 30 days. Now I had to again pay $75 service fee to get it initiated. There are a lot of little thing they do to create annoyance so you don't use their service. I hope I never signed up for their service.
Hello Raj,
Our records indicate you placed a claim on June 20, 2019 for your range hood not working properly. At Bay Appliance Incorporated repaired the range hood on or around July 1, 2019 by correcting an issue with the wiring connection. Please be advised, First American warrants the contractors work for 30 days. You may refer to the home warranty contract under Customer Service, Number Two. As such, a new claim must be placed if you are still experiencing a failure with your range hood. At this time, First American considers this claim closed.
Thank you.

I have never had a more frustrating time with a warranty company than I have had with First American. My 85 year old parents moved to Fayetteville NC and were left for weeks without working heat in their home in the fall season while we called and made new case after new case. Each time a case was opened they charged or tried to charge my parents a $75 service fee for the same issues with their 2 furnaces. Next we filed a claim for a plumbing issue and they sent a company that came and charged $75 again and didn't fix their bathroom issue. We had to track the plumber down and after 7 days, they told us that the warranty didn't cover the job that needed to be done. I've never seen a warranty service or companies who are doing this for a living be so lax or non responsive when getting back with its customers. BEWARE when you get a home warranty form First American as we suffered over the entire process working with them.

I have been a loyal customer of First American for the last two years. I have had zero problems with them until now. My contract expired in September. As I went to renew the contract I was told by an employee to call and it would be handled. I did so, but was instead given a new contract instead of having my prior one renewed. This meant that I had to wait 30 days before I could make any service requests. I called this morning to explain the situation and I was told by another employee that he would cancel the new contract and renew my previous one. Before that could be completed, his call dropped. I call back and another employee tells me the same. I ask him, just to be sure, if I would be having my prior contract renewed. He said yes.
After the process was finished, I compared the contract numbers and he had lied. He had given me a new contract. I just called back for the final time and am finally told that whether they renew my contract or give me a new one that my request for service would be denied because it would be considered a pre-existing condition. They specifically asked me what I needed fixed so that they could have a record of it and exclude me from coverage. Now I will have to become a customer elsewhere and wait 30 days with no heat with two infants because First American messed up my original renewal and then baited me into giving up my coverage for what I needed. Stay away from this company.
Hi Marlon. We are sorry to hear that. Please provide your previous contract number so that we may look into this matter further.

Our furnace was not working and we submitted a claim via their website. After two days of not hearing back from them, I sent an online chat message on their website and they said that the claim was not submitted correctly. They then sent us a Sears technician and charged us $75. The guy inspected and spoke to First American and told us that the insurance company has authorized to replace the furnace.
3 weeks go by and no one lifts the call at Sears. We call first american and they said that they did not receive the specifications from Sears. After few more calls they say that they need more information about our furnace and sent us two more technicians. The technicians send the information to first american and first american realizes that Sears only does repairs and does not do replacements and hence they need to find another contractor. All this while telling us that the furnace needs to be replaced.
They send us a new contractor and he says that only certain parts need to be replaced. We had another company give us an estimate and they said that the furnace needs to be replaced. So here is what first american did. They did not want to spend money on replacing the furnace and hence they kept sending us contractors until they hear the answer what they like to hear (in this case, replacement of few parts -which will be cheaper for them). They dont care about providing a good customer service.
The other contractor has charged us another $75. It has been more than a month and I am still waiting on those parts to be ordered. It has been 20-30F the past few days and First American really does not give a damn. These guys need to be taken to court. The funny part is that when I call the customer service they say that they have no records where furnace replacement is mentioned although Sears has said that we are working on ordering a new furnace. Terrible!!!! Disgusting!! Abominable!!!!

My mortgage broker recommended me to First American and things have been good with them so far. Submitting claims has been relatively easy. FAHW has been user-friendly and information is disseminated to me if it is needed. My wife filed a claim on a water heater that was leaking and the technician who came communicated with me via text. He handled things and kept me notified of everything that was going on.
Thank you for letting us know your experience thus far, Ryan! We look forward to servicing your next claim.

We recently purchased a home and First American Home Warranty was the company selected by the sellers. On 11/10/19, a Sunday, we contacted First American regarding a major electrical issue we found after we started smelling burning plastic and nearly had an electrical fire. The company told us it would be 24-48 hours before they could assign a contractor. My husband insisted this be treated as an emergency considering the wiring was faulty and could cause a house fire. We had to shut the circuit off while we waited. They said they would escalate the call and try to find a contractor.
24 hours later they said they assigned a contractor but they were closed on Monday because it was Veterans Day. My husband insisted they find a contractor that was NOT closed because the situation was emergent. They beat around the bush but finally assigned a different contractor. That afternoon a gentleman arrived who was supposed to be a licensed electrician but came equipped with a small tool kit with basic tools...nothing for electrical work. He examined the wiring and determined he needed to go to a home improvement store for supplies.
While the store he went to was only 10 minutes away, he was gone for several hours before returning with a few wire nuts and electrical tape. He then worked several hours but did NOTHING. My husband was there the whole time and knows enough about electrical work to know this guy didn't know what he was doing. He was going to shove bare wire straight into the wall with no junction boxes. It was all against code! AND he said he was going to have to come back today to finish the repairs.
MY husband called First American and informed him he didn't want this particular gentleman back, he wanted them to send someone who was licensed and knew what they were doing. The company refused saying once a contractor is assigned they can't change it. My husband then insisted that he wanted a senior representative from the contractor and not the same guy.
Today, the contractor did not show up and has been unresponsive. My husband called First American to let them know they need to reassign someone immediately. First American refuses. They said they also have no proof we paid the $75 service charge. WHAT?! They said they have to wait to hear back from the contractor. Hours and hours later and we have gotten nowhere and are without power or face our house burning down. This is one of the worst companies we have ever worked with that have ZERO regard for the safety of its customers. Complete waste of money and time.

First American's claims process was surprisingly simple and painless. I made a call to file a claim and talked to someone who’s very nice. They helped me know what steps to take and what the next step would be. And their contractors did good quality work. It's very valuable having a warranty, for things go wrong and it’s nice to feel protected when they do. I’ve only had the one issue so far and First American has competently fixed it.

I have been in discussion with First American regarding a broken cooktop for over two months. They have made one mistake after another - the vendor they chose to measure the broken stove took the wrong measurements and they take no liability for this. Not only are we now over 2 months without a stove but they want to charge us 25% restocking fee for the wrong item that they had delivered. It is unbelievably unprofessional and a very poor quality of service.

The record at First American to put a claim in was a nightmare. It was very difficult. So, I put in my address, and I didn’t get it. I only got a four-digit street address, so I do not know why it would be so difficult. I would like them to make it much easier to put claims in and for me not have to sit on the phone for a very long time waiting for a live person. You could wait for three seconds or you could wait 20 minutes to get a live person. The record does not understand English as well as it should.
Finally, I got a person who was helpful. The fellow who came out did not speak English well. He decided that the part cannot be replaced and that I needed a new dishwasher. I called the company yesterday asking if I could fax over his report and his picture of what was going on to expedite. But, they have their routine and that was the way it is. I’m waiting to hear from the appliance people, of which I haven’t heard from yet. And I have not had a dishwasher since Friday. What they told me was that when the guy comes in at the end of the day, they will evaluate what the technician said, put the claim in, and I don’t know how long it takes for First American to approve it or get the product.
Hello Shirley, we are sorry you had a difficult time trying to place your claim. We appreciate your feedback.

This was my first opportunity to use my warranty with First American Home Warranty. My water heater quit and as I normally do I made an attempt to repair it myself which turned out to be a poor move on my part. Then I decided what had to the problem since my first attempt didn’t work and I called a supply house, only to find out that this part was more than double what my service fee would be on my warranty program. This was more than enough to make me decide to try out my warranty. I then made a call to First American and they were very friendly and very professional. Within only a few minutes they had an understanding of my problem and had given me the telephone number of the local business that would take care of my problem. Being that this fell on a weekend I was unable to contact the repair facility until Monday morning but repairs were still completed on Tuesday. I am very satisfied with First American Home Warranty.

They charge you $75 to call a plumber for you. Then they have plenty of reasons not to cover whatever it is that you have going on. I realize that a water pipe up against the sheet rock, due to some past moron is not normal wear and tear, but it is certainly not normal and should be covered by warranty. So it's not. Fine. Just don't charge me $75 to call a plumber for me. That is insane! Next time, I'll call my own repair guy, pay for it myself, and be $75 richer for not paying for their warranty. I'll most likely be dumping this company. I'm paying for their SUVs, not for home protection.

We had some damages that needed repairs that fell under the coverage from First American and we got in contact with them. The first representative who answered the phone told me that I wasn’t covered for what I needed repaired or replaced. Maybe he lacked knowledge or he was reading something wrong. They need to give me the right information to begin with. He was so certain that I wasn’t covered.
I was going over the details and I thought I was covered so, I called back and I talked to another representative and fair enough, she explained that we are covered. She wanted to send somebody out because she thought I was covered and I had to pay for that. But if I'm gonna pay for something to have someone sent out, then I want to know that I'm covered to pay for that. It was resolved and everything else after that was smooth, detailed and prompt. So, I'm okay with it but if I didn’t call back, I would’ve paid everything out of my pocket. Everything was fast with First American. They got in contact with the contractor and they came to fix my problem in time, and everything was good.
Thank you Sammie for your positive review, we appreciate it.

I made a service request on 10/18/19; they were quick in assigning a contractor to request. Contractor came within a day or two to inspect our dryer; he determined we needed a new motor and that they were going to order and be back by the end of the week. Contractor scheduled us 3 times and didn't show!!! Almost a month later and we still cannot get an amount of a check to cash us out since we had to buy a new dryer that was not in our budget by any means! Very frustrating, countless calls from us to them and we still cannot get this resolved! I suggest you shop around and look at consumer reviews when you pick a home warranty. DO NOT pick First American! They don't work with good contractors and basically take any company that wants to work with them.

To make a VERY long story short, and in solidarity to consumers like me, I hope you will know what you're signing for before entering into business with First American Home Buyers. First, they withdraw your deductible from your account immediately after receiving the service request, way before service is provided. Second, a Service request placed since last Thursday was only processed on the following Tuesday.
In the process they informed me that a contractor would arrive on Saturday. When I called at 2pm about the whereabouts of this contractor, they said they were 25mn away. Two hours later I called, to learn that there was no contractor because they never received a work order from the First A H B. I requested to speak to a manager. After a long wait I had somebody who sounds like they were speaking from India, -a supervisor/not manager- who was completely un-useful and rescheduled the service for Monday, but note that it was another lie. The contractor arrived Tuesday.
Third the Contractor waived that the source of the issue was the dishwasher (which was flowing water throughout the kitchen). All my subsequent call to the company were continued waste of my time because they were in the window of 20-24 hours to receive feedback from their contractor. Please remember that by now my issue was already 6 days old.
On Wed, I called again to be told that the other party is not answering their calls and that they are still in the 20-24hr window to receive their report. I had to explained to them that I AM the client, paying over $7xx.xx/year for their services. As I am writing this review, 7 days after my initial service request, and 1 visit after 5 days, the issue has still not been resolved. I will cancel my service contract and advise all my contacts to do the same. To others, be informed....
Hello Margarett,

My husband and I purchased a new home and our realtor had the sellers provide us with a home warranty. We figured, "hey, this is great. One less worry". In the first month, we found out that the shower stall in our master bath was cracked and needed to be replaced. I called and spoke with a woman who told me that they wouldn't cover that because they don't know how it was cracked. Ok, I get it. I just let it go and moved on.
A week later our hot water heater went. Water in the basement and no hot water in the house. It was a Saturday late afternoon when this happened. I called right away and let them know what happened. Franklin told me that he was going to contact dispatch and they have eight hours to find us a contractor. I was ok with this. We waited until 12:30 on Sunday and no callback. I phoned and spoke with Michael who told me that they are working on it and he was not able to find a contractor to repair my hot water heater. I told him that my contractor was available to make the repair immediately and he responded no. He said that their "Outside Reimbursement Department" would have to give the ok. I asked to be forwarded to them and he said that they don't work on the weekend.
I called back on Monday morning and spoke with Gisella who just kept repeating that they are looking for a contractor. I told her that my contractor was at my house working on other things and could repair it. She said that the "Outside Reimbursement Department" would have to approve. I asked to be forwarded, and she said that she could not do it because she doesn't know their phone number (does this sound as shady to you as it does me?). She says she will call me back.
Fifteen minutes later Jose calls me and says my contractor cannot fix it because he located a contractor that can come out on THURSDAY. Seriously? We're supposed to be without hot water for almost a week? When I told him my contractor is at my house and can do it now, he said, "No, we cannot authorize him to do this". From what I've read on this forum, I guess they can't let my contractor do this because he won't be able to pay the bill like their people do! Also, why are they charging customers for a service call when the home warranty is paid for? This company sucks plain and simple. PLEASE SAVE your MONEY and SANITY and JUST GET GREAT HOME OWNERS INSURANCE THAT WILL COVER WHAT YOU NEED.

I spent 50 hours on the phone with this company trying to repair a broken collar on a pool pump. The kicker is their sub broke it. I had him on video camera. I live in the 3rd largest city in the US. Only two contractors. One who works out of his garage an hour and a half away and the other refused to do the work. He said it was too much work for how little they pay him. The first contractor I had on tape breaking my equipment refused to return. I finally got pre authorization in writing that they would reimburse me 150 dollars to use my own guy and then to let them know the price.
I bought all the parts and hired my own guy. The cost was around $200. I submitted my receipts. Contacted people via email and phone. Spent over 30 hours on the phone with them. They have yet to issue a check 6 months later. Despite all my efforts they just shuffle me around departments. I have everything in writing and multiple people's emails. They refuse to let me talk to a decision maker. I was a customer for 6-7 years. Quality has declined substantially last two. I would find someone else. If they are like this over a few hundred dollars imagine when your ac goes out. What a nightmare. The person I have dealt with the most is Ingrid **.

First American came with the house when we bought it. Submitting claims is very easy, but it was easier years ago than it is today. I noticed that they want you to do it online or over the phone versus talking to a person now. I like talking to a person. I also noticed that the people that they contract with are coming from further away. The company has to travel an hour to get to us. Their contractors all seemed to be nice. I had a problem with one of them and I commented to them. But then, they sent out the same company again even though I asked them not to. Nevetheless, their customer service has always been good.

Sent out inexperienced workers, constantly cancelled appointments (to be fair I think one of the contractors was drunk when they set up my second appointment on a Sunday?), mixed info from representatives and management. The contractors just want to get paid for coming and do no real work or good. They insisted it was my septic tank, which is not covered, even though none of the contractors ever opened the tank, at all. I would definitely not recommend this company.

They are weak on weekend service and if it's a water heater or a heater in the dead of winter, that's not a good thing to happen. Their weekend people who answer the phone either don't know what they're doing, or they don't have the ability or the authorization to do something. I would call back several times and I would notice all of a sudden that it miraculously wasn't a big problem when it hit Monday morning. As a consumer, I can't help it that it happened on Saturday. Some people lose their heat on a weekend and it's 20 degrees. You tend to get a little aggravated and then, when the people on the phone tell you it’s a weekend and they don't have anybody in my area, it’s unacceptable. They didn't tell me that when I renewed my contract.
There was only one technician that we've had and they played a little game with coming three times. They could have fixed it the first time, but they didn't and I've talked to First American about that person. It was a heating issue and it was one little part. We needed to get the heat fixed and he kept saying that he couldn’t find anything wrong with it. I called First American when we renewed our contract and I said that these people cannot come back in my door. The other thing that I had a problem with was it went out on a weekend. I asked what was wrong with the plumber that came before and if they didn’t have a contract with them anymore. I never did get an answer to that, but I'm assuming that was a no. First American found a suitable contractor. He didn't come until Monday but he did come when he was contacted. He came on time, did it fast and it was fine.

Our realtor provided a warranty from First American for our new home in Los Altos, CA. After 9 weeks into the new home, our water heater is broken. We are now 3 technician visits and 2 weeks into this process with First American Home warranty and still do not have usable hot water at our house.... This very disappointing. They have documented that the water heater is mechanically broken: (a) the drain valve does not work, (b) the temperature and pressure safety valve does not work, (c) the tank lining is broken and we are getting significant brown stuff in our water from all of the taps in the house and it's probably now ruining our radiant heating system.
The first technician they sent was not able to work on our water heater because it is connected to radiant heating (while the contract has a special rider that was added for radiant heating). Then they suggested it was a "maintenance issue that is not covered"... The valves are broken and there is no way to maintain it. Now they are asserting it is a "commercial" unit that is not covered when their contract clearly states that it covers "commercial grade, specified by the manufacturer for commercial or residential use". I'm asserting with them because I have the sense they systematically make up reasons not to pay when claims are more than "light" with an interest in just wearing their customers down. I would like to see them honor their commitment and just fix it or replace it or pay a reasonable settlement so I can replace it.

Don’t go with First American for Home warranty insurance! I bought a house and the original owner offered to provide $500 for one-year home owner insurance. My agent provided us a few companies for us to choose from and First American was one of them, he also said that I could have a free re-keying service. I arbitrary chose First American because we were not familiar with any of them and then requested for the free re-key service. A company called “Mr. Rekey” sent a technician over to perform the service and upon his arrival, he told me I have to pay $75 if the re-key service was to be done. Since I have only two key holes to replaced and I can do it myself in less than $30, so I deny his service.
But to my astonishment, First American later sent me a bill of $75 and totally discarded my explanation (a few times over-the-phone conversations telling them that no-service has been done!) and sent the $75 bill as a delinquency to a collection company to hurt our credit score. We were very upset about this kind of ugly practice, we hereby sincerely call to the American public that First American is not an honest company to be associated with, therefore please go to somewhere else for your home owner insurance.
We appreciate your feedback and look forward to being able to address your concerns directly with you.

I asked for home warranty suggestions from my real estate agent. I had three suggestions and I picked First American Home Warranty. I looked them up on the internet and I was pleased with what I read, and I've had them since the end of June. Their claims process was simple. I like the reps I spoke with when I filed a claim for microwave and dishwasher. They were thorough, polite and helpful. And they were able to send someone out within 48 hours. The contractor that came out was excellent. He explained what he was doing and why he was doing it, and what went wrong. He was just here somewhere between 30 minutes and an hour. So far, I am very satisfied with First American Home Warranty.

I needed a plumber to repair a pipe after our basement flooded. Obviously this is an urgent matter and the water in our house is shut off. First American did not communicate with the plumbers they have contracted or with me. I am currently on the phone with First American for the 4th time in 24 hours. 2 of these calls have been extremely long and as of now I still don't have anyone to come out. Of course they have delayed so long that it is now Friday afternoon and they are saying they won't pay for "after hours" plumbing services. This wouldn't even be an issue if they had their stuff together even a little bit! I would recommend you try your best to avoid these swindlers.

When you call for repair service, they contract out with the least expensive in that particular area. I.e. air conditioning 2 of the 3 contractors both have NO idea what they are doing. They just come and collect their $75.00 fee. Then they suck you in again by having to call with the same problem over and over. Unless the air conditioning unit has actually completely broken, they will not replace it, This goes with most items under the warranty. They will find every possible way not to replace a semi-working warranty part. I was with them for 15 years. When I purchased my home the act unit was already 13 years old. Now it’s 28 years and dying, but they won’t replace. They will come out and charge me the service fee of $75: and fill it once again with Freon. Filling the Freon would be the 6th time in 5 years? What a shocker!

Their contractor is jerking them off and they are not owning the responsibility to get it fixed or change the contractor. I am not saying warranty plans are all bad but this one is bad for sure. On top of this the customer service talks to you as if they are doing a favor. Seriously. I did not donate. I paid for service. No No No. Stay away.

With First American Home Warranty, the claim process can get a little iffy when I'm talking to the customer service reps. Their accents get thick sometimes. For my garage door claim, it took a little while for the rep to understand what I wanted. Eventually, she understood I needed the garage door fixed and she got it scheduled. When the tech got to my location, he fixed the problem but noticed another one.
He called in to FAHW to see if that issue was covered but then the rep didn't understand whether or not it was. It took a while for the rep to get his contractor number and argued about it with him for a little while. The tech read the number to her but then the rep said that couldn't be right as that wasn't the correct number. After they figured that problem out, it took a little while for the rep again to understand what we wanted to know as far as what was covered. I didn't like standing for 20 minutes while the contractor and the customer service rep go back and forth over the same issue 10 times. Even so, I've used FAHW three times and all those times the techs were pretty good. They even gave me suggestions on little maintenance issues I could do myself and how to avoid having them called again.

The company immediately assigned a dedicated person to help us with our woes. She would regularly follow up for updates and helped drive to resolution. She also changed the repair company for us, but we ended up not having to use them since the appliance manufacturer got involved. I am happier with the resolution but still disappointed that is what it took to get the support we had been requesting.

While the website is easy to use to schedule service, I have been disappointed with customer service. We have a broken refrigerator which took us 3 weeks to get someone in to fix. We have had nothing but trouble with the repair company with rude technicians, missed appointments, cancelled appointments and lying and First American will do nothing about it. The response was basically we will not help you or provide you with an alternative repair company. You are on your own. Very disappointing and I will shop elsewhere for future home warranties.

I finally reached out to them on my claim and they said their system had a glitch and assigned it to a contractor who came out immediately. They stated they needed to order parts for repair. It has been over 30 days. They failed to follow up with me as committed. They failed to escalate/expedite this claim as requested. I had to constantly message them or call often holding for over an hour to finally get someone who would not take ownership in resolving the matter or escalating. It is 10/30/19 and there is still no part or plan to fix the cooktop or offer to pay me for repair so I can replace it. This is unacceptable. I have not been able to cook with my cooktop for over 30 days for a family of five. Their staff does not care. Their indifferent attitude and lack of follow up is unacceptable.

I was buying a new home and I wanted some peace of mind. The seller chose First American Home Warranty. I had two claims. One was for electrical that went really well. The second one was for the range hood, and that went poorly. I still don’t have a range hood. They ordered apparently the wrong part. It wasn’t the technician's fault. It was whoever ordered the part. But then come to find out after that, the part wasn’t available.
So then, they ordered me the range hood. It was supposed to be delivered to my house and so far, I still haven’t received the range hood. They said it usually takes five to seven days, and now it’s November 12th. I don’t think they ordered it properly. I think there was a delay in ordering it. I called yesterday to follow up on it, and they told me that they would send me an email with an update, like ETA, and they didn’t send me one. So, I called again this morning, and early, and let them know that I did not get that and then asked for them to send me an email. They said they would, and I haven’t received that as of yet either. The range hood experience has not been good nor the customer service or the follow up.

After we confirmed, we called the warranty company, they said we have to file a new claim FOR AN ISSUE LINKED TO OUR PREVIOUS CLAIM. Why?! Because we did not want to falsely accuse the plumbing company for messing up. We will not be renewing this company because they really do not care about their customers. He arrived in the daylight and said, "It looks good to me" and left. I tried to explain to FAHW that his diagnoses was not correct, and of course not only was the repair uncovered but the 75 dollar "service" fee would remain active. When we bought our house last year, the warranty came with. We had a couple of issues in that year that, after a lot of waiting & ridiculousness, were eventually handled. We decided to renew because it was expiring & we figured even though it was a hassle & a lot of waiting & what not, things still got fixed & we have an old house. Might as well. I came here to read reviews because we just had a repair refused & I wanted to see what other people's experiences were. Pretty much the same as mine. All of us with these issues really need to report to the BBB.
Here's my story: after having to fill our propane tank numerous times, we finally paid the propane company to come out and do proper leak test, only to find out that there was a leak in our pipes somewhere and if it isn't on the tank it's not their responsibility. So we called and filed a claim. I wrote in the claim specifically that the propane tank was leaking in the pipes underground so they stand out at HVAC repair company who we paid $100 to who proceeded to tell us that they do not fix these types of things but that they would rely to the warranty company what they found. (which if they don't fix these types of things, I don't know how they could rely anything)
After waiting, I don't know a week or 2, no response from the warranty company. We finally got ahold of someone who told us that our problem was not covered in our warranty. We did manage to get $100 back or at least we're waiting for it but what I don't understand is if the proper people didn't come out to check on our problem, how do they know where the leak is or what the problem is or if it's actually covered or not? So I will be calling someone to find out what's really going on and then I will be finding out if it is indeed covered or not but once our year is up, I'm canceling our policy and I will be filing a complaint with BBB. I also noticed reading through the reviews that the only responses given are the ones that give 5 Stars, so don't bother with this one either ok?

Submitting claims is very easy. I do it through the web portal using the computer. Navigating through the website is very simple. It's also very simple to fill out and complete. Every question that you might think about, they would already have for you.
I was not very happy with the results of the first contractor I utilized. I was complaining that my air conditioning was not producing enough airflow and all the guy could say was that I needed to hire an outside contractor and to make sure that the guy was skinny. There were some re-modifications done to the system and it's a very tight space up in the attic. He was a bigger guy than normal and couldn't squeeze in there at all.
I complained to First American, but it really didn't do much. They said that with the way the air conditioning was modified, he had no control over it. So, my roommate and I took it upon our own measures to do some changes in the system. I've also been working for two months on an issue for one of the appliances. A new specialist is coming today to see what the issue is and if the appliance works or not. First American was getting dissatisfied with the responses from the previous company. The previous company came out and they tried about six times.

They’re real good about not charging me as long as I get a hold of somebody before the appointment. They assure me that somebody will be calling me within a certain period of time. And if not, they always give me the phone number and say I can go right ahead and call them and set up whatever I need. There have been trying times with resolving, not being able to locate a part, and it was time-consuming deciding it wasn’t the alternative to replacing the appliance. Other than that, it was fine and it got done. I’d recommend them.

We've made a claim and used a plumber, which was good, the plumber came prepared. When I had a claim because my A/C wasn't cooling, they sent us Complete Air Mechanical (worst vendor ever). They sent someone to our home who wasn't in a uniform, no badge, and the mini van didn't have a company logo or name on it.
The representative did not come with any tools and just took the filter out and said, "It's dirty and your coil needs to be acid washed and that's not covered in the "warranty"." He didn't even take the cover off of the unit to see for sure. He just came out to sell us something and when we didn't want to spend the $525, our claim was denied. Hmmm, the vendor spun it to the "warranty company' that is was neglect of the system. So we ended paying $75 towards a service call without any service. Stay away from First American Home Warranty, they use shady vendors. (my opinion)

This company makes up reasons to deny your claim. If it is something that costs more than a few hundred dollars they will not cover it. They have no criteria on how they come to the decision that something is not covered. I requested this many times and was told they just decide with no guidelines and then refuse to allow you to file an appeal. I have already filed a complaint with the BBB. Unfortunately, all the BBB can do is record that First American did not satisfy customer needs. We will be looking into filing a lawsuit also. I would give negative stars if I could. I have immediate family who work in real estate and they will not be recommending First American as a home warranty company.
Hello Nicole,
Our records indicate you placed a claim for your air conditioning unit not cooling. We dispatched an independent contractor, Guaranteed Services who reported the failure was not due to normal wear and tear. Please be advised, the claim was denied as First Americans liability is limited to the replacement cost of an item that fails due to normal wear and tear. You may refer to your home warranty corporation under Limits of Liability, Number Three. In addition, We received a copy of your contractor's invoice who reported the air conditioning system was functional. However, they stated the condenser was severely damaged because all of the fins were smashed. At that time, First American sustained the denial. Please be advised, this claim is considered closed.
Thank you.

Literally the worst company. I spent the entire Summer without an air conditioning unit with a 3 year old in the house. It was over 100 degrees the entire summer. They denied my coverage due to water damage and ductwork being the improper size causing my unit to fail. I then hired another company not related to them to come do an evaluation. Their ENTIRE denial was a lie. I have been dealing with them for 4 months over AIR CONDITIONING IN CALIFORNIA. They had no regard for my 3 year old's safety much less mine. Their story for denial has changed 3 different times and every single time I have had to follow up to get a response.
After having them deny me again with a separate excuse I am done. I will not recommend nor renew coverage. I do not recommend working with them. They have a horrible lack of communication as well as honesty. They take your money and only benefit themselves. They have done NOTHING to assist me in the last 4 months knowing I have a child in the house. Such a disappointment. Poor business.

The most unpleasant experience I have ever had dealing with HW company. They do nothing for you but to do their best not paying for what they charged their client's arms and legs to insure. I would give them -0 if I could. I’m in a process of filing a complaint to BBB and small claim court but wanted to write this review just to help others who are looking for a HW to think twice before choosing FAHW.
One of our AC unit was not cooling. FAHW were reasonably quick in sending a contractor who just added some Freon after quickly check the unit on the balcony without checking the problematic main unit in the attic. Less than a month later the same problem appeared, they sent the same contractor who again added some freon and dye, still without checking the actual main unit in the attic. They asked me to call immediately if that happen again for them to further check for the location of the leak. In less than a week the same problem appeared again, FAHW scheduled me for another visit with the same contractor, except this time no contractor showed up after a whole day waiting for them.
After calling FAHW several times and talking to several people, a guy from HW finally called me late afternoon that day. He claimed that the contractor believes there is nothing wrong with the two units, and the Freon line within the walls is the only area left to check which it’s not covered by the HW unless I break the wall to make it accessible to them.
Once again, I explained that not only the contractor never stepped up to the attic to check the problematic unit, they also added the dye just to help them further check for the leak within the units, and never mentioned anything about the Freon line. I requested to send another contractor even if I had to pay the second $100 charge, but they refused and said they don’t do second opinion.
They asked me to hire my own contractor to take care of that. I hired my own contractor and paid almost $1700 out of pocket for initial visit and to replace the whole Freon line without breaking the walls. A week later the same problem appeared again. After checking the unit in the attic with soap and water, my contractor found the leak in Evap Coil and left side at the bottom of the unit in the attic which FAHW refused to believe when I repeatedly reported that their contractor never stepped up in the attic to check.
I sent the web massage to FAHW with a photo and the estimate from the company and asked for their approval to repair. They replied again that according to their contractor the leak is in the Freon line which they don’t cover. I reported that the line has been already replaced due to their misdiagnosis in the first place and to check the new documents that I sent them. They finally decided to schedule me with a new company for a second opinion after all they unreasonably put me through. The person they sent this time found evaporated leaking on the unit in the attic and suggested replacing the evaporator. He asked me to wait until I hear from the HW.
I got a voice massage, from customer Service after almost a week which I couldn’t understand all the message due to a bad connection, but I understood enough to know they again found a way to get out of paying. I Web message them to explain the outcome and to send me a copy of the statement on my contract to explain why this repair is not cover. They finally replied, “Non covered cost $180-drain modifications, $398-system flush, $385-vent modifications, $250-Locking cap....$1218 non-covered - $250 Max code work covered by warranty----$968 total non-covered cost due.”
This seems to me nothing but scam. They put my family through hell living in over 90 degree all summer just to find an excuse not to take a responsibility. They were not at least honest enough to tell me they are not planning to pay no matter what at the beginning instead putting me though all the suffering and costing me $1700 out of pocket and yet be in the same place as I was 4 months ago. I just like to know what this company covering on AC???? At this point I’m very disappointed and afraid to call this company for any other repair anymore because I believe it’s going to cost me much more than hiring my own outside contractor, My recommendation is to just stay away from this company.

Submitting a claim with First American is very simple. I go online and they respond within 15 minutes. However, getting the provider to call is a different subject. I've been pretty satisfied with their contractors that had come out, but the last one that I used, once they called and said they were coming out, I couldn't reach them again. I kept leaving messages and then I called First American, and they left messages too. To me, that was an issue. The contractor had to order a part for my refrigerator and I was told that if it would come from California, then it would take three days. If the part would come from back east, then it would be 10 days. But it actually took over 20 days.

I had a leak in one of the pipes outside the house, but attached to the wall of the house. Spoke with a rep. She asked if the pipe is connected to the wall of the house, and I answered yes. Asked me other questions to check coverage, answered yes to all. They said, "You have to pay $ 75 to initiate the claim" which I agreed to. Plumber comes in. Looked young. Said he will file a report. Two days later, that's 4 days now, it was denied. Called and asked. They said it's part of the irrigation system. Told them that it's connected to the wall to the main water. They said in the contract it says if it's part of the irrigation system it wouldn't be covered. I said it is connected to wall. It has to be close to the wall of the house. Send them a picture, 1 inch from the wall of the house connected to it.. They said it's not covered since it is part of the sprinkler system. And had to get my own plumber and paid him and also paid them the $75!!!!
Spoke with an insurance agent. Not with them.. He said that as long as it is within the footprints of the house, ie within 24 inches from the wall it should be covered. Called them again, and disputed again. That's after I had it fixed, now, they are telling a different reason for denial, saying that, "We cover only plumbing in the wall or under the house." I told them that, "You stated that the reason for denial is that the sprinkler system is not covered." He said the reason for denial is what he mentioned. Gave up. BTW I pay almost a thousand dollars a year, which is the highest I found for home warranty. It gets better.
3 days later the garbage disposer started making loud grinding sound, called, got a contractor, said it needed to be replaced. Told yours is a top brand in the market and most silent, but your insurance company will pay for the CHEAPEST in the market with the same horse power. He said I can replace it with one similar to yours but you have to pay the difference in price which was bit more than $200, of course plus the $75. Told him to go buy it and I'll pay the difference. He went to Home Depot, and I called the company, they said that is not true. It has to be comparable with power efficiency and features, and that it is not true that they ask them to install the cheapest, and said that we will need a report first since the contractor didn't send a report yet. They called the contractor, asked him to send a report and not install while I was on the phone with them. Told him no, I want this done. Call the contractor and I'll pay the difference.
They called them, they refused to send a report or come back....!!!! They signed a new contractor yesterday. They just called me and said they had a cancellation and have somebody that can come now. I gave them a heads up on what happened, they said again, the insurance company allows them to match only the power, and get the, again, CHEAPEST, one available. Called the company again. BTW this is on the weekend. The guy said it's not true. Told him, "Great, but I heard the same exact thing from two different contractors." Told him mine costs #500 dollars new. It's 1 hp and very efficient and silent. But the one they wanted to install costs $100. It was 1 HP, but how can it be "comparable" and with the same "efficiency". Told him that I saw one that costs around $300 dollars. I'll take that. He said we have to wait for the report first. Almost giving up again!!!!
The new company plumber just left. Told me that they have the same brand as mine, and they install it all the time, under the warranty. Showed him the one the other company wanted to install, which costs $130 on amazon he said, "No no we don't do that." This is garbage which made me happy at last. Called the company that will send the report to verify that, she said, "No, no, no, they cover the cheapest. They pay them only $200 covering everything and installation. No one will put a $300 unit. They will lose. The one we will put costs $80."!!!!

And if I have a problem with the person providing the service, I call them and they assign me a new person. So, it's good. Then as far as the contractors, they are okay for the most part. I had a garage door problem. First American Home Warranty sent somebody out. I’m not a mechanic, but I said, “I think there’s something wrong with the motor.” Without looking nor testing the motor he said, “We need to change your springs and your rails.” I asked if it was covered and he said no and that’ll be around $1,500. And since he was busy, he would be able to come after dinner on his own time. I said okay, but I got to thinking about it. I looked at our coverage and it looked as though some of that was covered. But the problem was he didn’t look at the motor. I said I'd hold it off and called another garage door place on my own dollar, and asked them to come out and give me a look-see on the problem I got with the door. He came out and he pushed a button, and it was jumping and glitching. He took the cover off, and he said, “It’s your motor.” And I said, “Is it the spring or the rails?” “No, no, those are in good shape.”
I called First American back and they were really good enough to send another company. That company changed the motor and it’s been working perfectly since. Two weeks after that, my commode was overflowing so I called First American. A plumbing guy came out and said, “There’s nothing wrong with your toilet here.” I said, “Well, maybe it’s being stopped up.” He said, “The stoppage is gonna be in your front yard. We’re gonna have to dig it up and find the drain line and then unplug it.” I said, “You can’t put some plumber’s snake? I’ve got one that’s 20 feet long. I just didn’t wanna damage anything."
He said, “No. We can dig in your front yard and that would cost between $1,500 and $2,000, but that’s not gonna be covered.” I said, “Okay. I just don’t wanna do that just yet.” I called First American back again, and they sent another guy out. He said, “There’s nothing wrong with your drain.” He said it’s the toilet fixture itself. The toilet was split. There’s a fine line and that aggravated the flushing problem.
We got three contracts with First American, for our home and two rental properties. So, I was so mad with the two contractors that said that I had to replace the springs and the rails without even looking at the motor, and the other guy who wanted to dig my front yard. This kind experience just happened lately. We have been totally supportive with First American. As a matter of fact, I’m part of the homeowner’s association and I’ve often talked about them. And a lot of the homeowners have gone with them because of my involvement and my positive attitude. My concern was that some contractors try to take advantage of a person without going into the part that was really what was causing the problem.
First American has a couple of bad contractors that are in it for trying to spin the homeowner out of their money when it was something that was so obvious. If there’s a certain number of complaints, that company should be reconsidered for going out. My wife was close to going ahead with agreeing with this rail thing and digging up the front yard, which doesn’t make sense. But after we sorted it through, First American have been absolutely 100% with their response. I would recommend them over everybody else and I guarantee it. Had we not pursued that with First American and got somebody else out, we would’ve been in the red by about $4,000. Other than that, they have been perfect. We’re happy with First American.
Hello Alan, thank you for your feedback. Our records indicate that we have since dispatched another contractor who replaced the motor to your garage door opener and the job has been completed. Thank you.

I purchased the Home warranty so that I don't have to worry about my appliances at home if anything goes wrong. This was my first Service request with FAHW in Sep 2019. I submitted a request to fix the dishwasher. A service company was assigned and a technician arrived within 1st week as the meeting was scheduled. The guy stated that one of the parts was broken (circulating pump) and they are going to order it. I asked about the ETA and the guy said we will reschedule an appointment sooner next week to have the part ready (I am not sure if part arrival takes 2 weeks since we have Sears, Best Buy, etc and 1-day Amazon delivery).
I contacted FAHW about 2 weeks after the initial visit and they contacted the contractor to schedule an appointment to fix the appliance. Then an appointment was fixed for 3rd week Saturday, after the initial visit. The contractor called on the day of the appointment and said they ordered the wrong part, and "We have ordered the correct part that will arrive in 2 days. We will reschedule the appointment to Wednesday or so and give you a call back after the part arrives."
It's 4 weeks now and I am going back and forth with FAHW to get the work done. I came to know that the contractor never ordered the part and FAHW is waiting indefinitely to get the job done. They are not willing to reassign the contract to someone else. When I asked the ETA, FAHW said they have no ETA, which I am assuming that another X weeks now. I am in a limbo state and every day it takes at least an hour to clean the dishes and I am not able to spend time with my kids and wife. I am still trying to understand where did I go wrong, after paying the annual fees for the service. Big thumbs down on FAHW handling the requests.

Worst service of any company I've ever dealt with. Kitchen fridge went out. A week before service call to get service. Repairman said they would not, let him work on "sealed" system. Company rep. said I'd have to find someone-wait isn't that why I have a home warranty? They scheduled a Sears repairman for another week later! When that repairman came out he said, he needed to test the unit, but since it wasn't plugged in, he would be back, in a week!!! NO ONE EVER TOLD ME TO KEEP the unit plugged in! Besides it was generating a lot of heat and although empty, smelling. I moved the kitchen unit to, the garage for fear of a fire after two repairmen were unable to service!! By this time, It would be at least a month without a fridge! I had tried to keep frozen food cold by using dry ice, but it was costing a lot.
I gave up any hope of getting the unit to work, so went out and bought a new one. At delivery of new unit, and awaiting repairs of old kitchen unit, the deliverymen put in the garage for me. "Supervisor" said they wouldn't cover as it is now a "garage unit", not covered! I'm 72 years old, I can't move it-but why should, I? It was in the kitchen as my kitchen unit as evidenced by two servicemen they sent. Supervisor tried to bambozzle me by saying "he was my friend, trying to help"??? They have now turned over my claim to their "legal department". I doubt they have one, but I am setting aside considerable money to get legal and fair treatment. AVOID, Now I have better coverage at a lower cost.

I have had three different issues with my AC unit one with the air conditioner and two with the heating, in either case, they were not able to repair the problem. Each time they said that the home warranty would not cover it. But still I am paying the $60 a month membership fee and $75 each time a service representative comes out to look at the problem.
Also, the service representative is never from the area where I am, someone is called from some other county in some other part of the state. Twice they sent an AC repairman that we’re not even certified repairman or had not been to a HVAC school only had on the job training. I do not know about all of the other home warranty co. but First American home warranty is not worth the money you pay them. On that note, I just purchased my own unit out of my own pocket due to the fact that they would not replace the old unit or repair it.
Hello Glen,
Our records indicate you placed a claim on November 30, 2018 for your air conditioning unit not cooling. Beaches Air Conditioning and Heating LLC replaced the run capacitor and the thermostatic expansion valve (TXV) and your claim was considered closed.
On June 1, 2019, you placed a new claim stating your air conditioning unit was not cooling. First American dispatched Total Air Care, Incorporated who reported there were no mechanical failures to your system. As such, your claim was closed.
Thank you.

When I bought the home, I was required to have a warranty and my bank found First American. Submitting claims is pretty easy. I usually look at it first, make sure that I can’t fix it myself. That’s when I ask to set a guy to come over. With the first person that I got a hold of, they told me it was a weekend and I didn’t know about the overtime thing. He was rude and was like, “Hey, you're gonna have to pay for overtime.” I was like, “Wait a minute. Why should I pay for overtime?” That was the contract and I didn’t read that part. So, he seemed a little bit nasty about it. But I was fine with it. The claim was the plumbing, and he ran a snake in there and found something broken.

We have been pleased with First American for the last 8 years, despite the fact that our cost has gone up every year. This recent call for help has been outrageous. We called for repair for our dryer and cannot get help for 1 week. Despite the fact that we live in a large city, they are saying only one contractor is available. Thank goodness it is just me and my husband or it would be a nightmare. They have outsourced their customer service calls. These people say they are sorry and they understand, but after 4 or 5 calls and hearing the same old lines, it's obvious they don't. The company has distanced itself from the clients so they don't feel the sting of unhappy customers. I know that we will definitely change companies after this service call and I hope that this review will cause a few more people to reconsider going to another warranty service.

I would not recommend using this company at all ever. And if I could go back in time I would never give them my money. We have been dealing with this issue for 6 Months now. Additionally their customer service is rude and condescending. They told us "you shouldn't have paid the technician the service fee since he didn't fix your issue" which is completely absurd because the technician made us pay prior to starting his work.

They charged me $75 to have someone enter my home and tell me that the work they need to do is not covered by the warranty. Keep in mind they entered my home. Looked with their eyes only at my unit. Never touched it and said, "Nope. Can't help you..." There's a $75 loss that turned in to a $7800 fix. Next I called about my dryer not working correctly. I asked, "What if it's the vents that need to be cleaned. Will the company you recommend be able to do that." They said yes...guess what. The tech came in a vehicle that was being held together by rope and not even wearing a uniform. Came to my home. Turned my dryer on. Said it was working. "Must be the vents that need cleaning. We don't do that. I'll need to collect $75 from you."
I told the guy I paid the warranty company. That turned into a huge fight. He refused to leave my home until I paid. Needless to say that almost turned into a phone call to the cops. Another $75 down the drain. I called to cancel the plumber and their rep stated that she did not understand English and she could not cancel the plumber. You must be freaking joking outsourcing to another country so there's a huge language barrier. Add that to frustration. All they are is a huge scam. Never ever again. I'd rather call 3 different companies on my own that offer free estimates and make my choice that way. Better than losing $75 each time. Better than not being able to speak to a rep because they don't speak English. Never Never Never again.

We've had First American for seven years. Their claim submission process is lengthy. Sometimes it's quick and efficient and sometimes it goes in circles. It just depends on the issue and the person who answers the call. We've had an issue with our refrigerator for several years. They keep saying something else is wrong with it, and we keep having an issue with it every few months. It has been eight or nine times and even though they said they'd replace it after so much, they didn’t.
One time, I had no refrigerator and it took two weeks for them to come in and repair it, which was a big problem. It was just recently “repaired,” but we’ll see. Last time, they tried to say it was an insulation problem. I called the company and they said there was no problem with the insulation on the refrigerator. I received a bill in the mail from First American regarding a copay to Elite Plumbing in DALLAS, TX. I made this appointment primarily to repair the cold water faucet in a bathroom. I explained to the First American appointment I could not get cold water due to the faucet on/off knob being stripped. He made the appointment with Elite Plumbing who were to come out the next day. In addition to the cold water knob being stripped, I also had a slow draining sink in another bathroom. We added this repair to the repair order.
The following day I received a call from the same appointment person at First American who informed me he discovered faucet repairs were not covered under my warranty. That being said, I told the First American employee to cancel the appointment as I did not want to pay $75.00 for Elite to come out to work on the slow draining sink. He said he would cancel the appointment with Elite and with that I hired an plumber to repair the stripped faucet.
I did not think about First American or Elite Plumbing again until I received a bill from First American for $75.00 for a non cancellation of an appointment with Elite. As this was not my responsibility, called First American to explain the problem. After speaking to more than one First American employee, I was told the $75.00 fee would be removed as a payment due. FYI: Elite did not come to my home but I was told by Elite they were on the way to my house when they were notified the appointment had been canceled.
Hi David. Thank you for your feedback. We are sorry to hear about this and agreed to waive the service call fee of $75.00 as a one-time courtesy. No further correspondence regarding your service call fee will be sent to you. Thank you.

I have placed a claim for my wall oven and it has been almost 3 months and the problem is not fixed. I called and left so many voicemails because they do not answer the phone at all and you have to leave voicemail. I sent so many emails and messages on the website. All useless, no response. Complete silence. I spend today 30 minutes on the phone waiting to speak to someone and I ended up leaving voicemail. Today I called the contractor to see when they are coming to install the fan for the oven, they said that First American put a hold on the order. I called back but no answer. This is the most ridiculous service I ever got in my life. Once you pay them they do not communicate with you. With $ 500 I paid them I could have hired a tech who would have fixed it in a day or 2. So tired of this this and sick of it. I just wasted my money on a service that is not worth a penny.

I requested AC service the company that was allocated didn’t call for at least 4 days and won’t even make it to my house for at least a week after I made the call. This was in the middle of summer at over 100F weather. I canceled my contract and paid out of pocket and they are trying to refund me for less than 50% of my premium after just one month of coverage. They sent a lousy letter and made no attempt to provide an itemized list of charges.
I had several claims and I can tell you it was all horrible, the only difference was that the service guys at least showed up on time. Now that I think about it I had to replace each device in the prior instances out of pocket. I guess doing that for my HBAC system while more expensive just felt like the last straw that broke the camel’s back for me. I hope they get sanctioned and are not allowed to do business in California because they are fraudsters and should not be allowed to continue to take advantage of unsuspecting homeowners.

So far, our experience with First American has been good. We’ve had to submit two claims, for the refrigerator and the microwave, and the contractors that they sent were very nice. We took the payout for the refrigerator because there weren’t any parts for it, and that has been good. It’s just a little bit tricky to find people that can service us because we live in the middle of nowhere. Except for the two that have made it, everyone else we had had to cancel because they don’t work in our area. Nobody at First American seems to check that at first when they call their contractors. They just assume that the people would service us because we're close to the zip code that they do.
Thank you for your feedback Molly.

My real estate agent purchased the policy from First American Home Shield -- there was a procedure that when you buy a house, you buy a warranty. Submitting a claim to them was very positive. The contractor wasn’t probably the best you can find, but, other than that, the customer service was great and the home warranty company was staying on top of it. They sent me a check for new appliance, and I purchased a brand new appliance which is performing perfectly.

We normally call in our claim with First American and for the most part, their contractors have been good. But I've had some issues with the plumbing contractors. I have an issue with my toilet and I submitted two or three claims for it. A technician would come and use a scraper then flush it. It does flush. But this is a recurring issue. This became a repeat visit or a follow-up visit but with a different contractor. Although the issue is not resolved, I can live with it for a little while longer. All the mechanics are good, but due to the calcium buildup, the toilet is not flushing properly. There are times where I have to flush the toilet two times to clear the fecal matter. I've kinda left that by the wayside for time being. Other than that, I'm satisfied with First American for the most part. I've also had good experiences.

Secondly, the assistant also asked if I 'lived there alone' to which I said no emphatically. This guy is just young and dumb and not as invested as the primary, Lead Gentleman who was extremely polite. I also would share this feedback with them.

They have every "out" in the book to get out of covering you, it is a joke and a scam! On top of that, they contract the bottom of the barrel contractors, you won't get quality work even if they do come to service your issue.

AC out in hottest 2 months of Texas history. Not fixed. 2 mos. Issue. Contractor said we needed a new compressor and FAHW would cover. Or, they would make me a deal on entire new system for $4,500. We have the warranty for a reason...replace the compressor. SHORT STORY, it is now almost 10 weeks later, I have gone through 8 customer service reps including 3 "supervisors". Guess what? It is a "Hampster Wheel", everyone is reading out of the playbook. "We understand your frustration. We accept responsibility, but can't do anything but wait. We will call you back in 24 hours." No calls. Emailed 3 times. "We will get back to in 24 hours." Not responses. They have used so many excuses.
THE PROBLEM, NO ONE can do anything but give you the standard. Let me read the history, it says the part is ordered, it should be here in 24-28 hours, we are ready to contact the installer. AND NOTHING HAPPENS! SO many PROMISES made and NO followup! It is obvious, the whole system is set up to provide delay, after delay, after delay, particularly when it is a high ticket item to frustrate the home homeowner and then offer them a ridiculous "cashout" for them to go away and do it on their own. WE HAVE THE WARRANTY FOR A REASON. To avoid one time large repairs. Most recent contact...ELI, supervisor, "I can offer you a cashout." How much would that be? "Hold, I will have to calculate." 45 minutes later, waiting and the phone went to voicemail. Guess what? I will not get a callback.
I have asked over and over, what is the complaint escalation process. "You can complete survey when complete". GUESS what? I CANNOT GET IT COMPLETED! There is absolutely no one, no way, to get beyond the 1st level Customer Service Reps, or their supervisor, show is probably just an experienced rep themselves. There is no way to GET HELP! No one that can call a halt and say, "Let's do what we promised"! I AM SO DISAPPOINTED. Maybe management should read the company's brochure I was given at closing. Let me help you. It says: "Relax - we are here to take care of it for you". One very FRUSTRATED homeowner. I know, you will contact me 24! lol. Gary ** - New Braunfels Texas

We recently purchased a new home, which has fairly new appliances including a high-end Amana AC unit. The home purchased included a 1-year warranty with First American, which has not ended yet. Last week we had an AC failure on Wednesday 09/04 and called First American. It's 3 days + and we are still without AC in this hot and humid Houston, TX heat by the way. They scheduled and sent a technician from ATC Heating and AC LLC on Friday morning who diagnosed the unit and told me the compressor was out and needed to be replaced (a parts and labor job). I was fine waiting a few days for the part. What I was not ready for was his statement that there would be "Out-Of-Pocket" costs of $530. When I asked what the out-of-pocket cost entails, as you would on a work order/invoice, I was referred back to First American, who sent me back to ATC for an explanation. What kind of business practice is this?
We decided to get a second opinion from a SEARS AC technician, who told us that there was nothing additional that needed to be performed outside replacing the compressor, basically parts and labor and that the ATC Heating and AC LLC technician was trying to rip us off. The tech they sent out actually had to call in the trouble to get assistance in diagnosing the unit which made me even more suspicious. I decided to do some research on ATC Heating and AC LLC suspecting something fishy was happening; found out they do not have an online presence nor are they BBB accredited. I called First American back and advised them that we would prefer not dealing with this company, nor the tech, because the equipment we had was expensive and needed a qualified, certified technician from a reputable company to work on the unit.
First American asked if there were any modifications to the AC unit to which I responded no modification was done and was glad to take pictures of it. She mentioned that if there aren’t any modifications needed then I would not have to pay out of pocket. So, explain this to me; my AC is not currently modified in any way. Even if I agree to the repair, the next time this happens I would be told there are modifications on the AC unit and would have to pay any additional cost. Why should I agree to this? Secondly, First American will not allow you to work with another Company/Tech and one must abide and use whichever company/contractor they assign you even if you have a problem with them. You have absolutely no choice in the matter.
What kind of business practice is this? Our contract renewal is coming up and we are shopping for other home warranty plans. To think First American was a highly reputable company with highly reputable vendors was a big mistake when chose them for home warranty. What a disappointment! We are having an attorney review this issue.

Whenever I submit a claim with First American, it's easy and very professional. I do it over the phone and have had very nice interaction with their reps. They ask me about my problem, and I tell them. After they get all the information from me, they would find me a service person. Then they give me the name of the service person, and the telephone number and tell me that the service person would get in contact with me, but if I wanted to, I could always give them a call. The technician calls before they come. And once they get there, they just go directly to the problem, then they show me what they're gonna do. They tell me if they have to get a part, come back and fix it.
It's better to have the warranty and not use, but if I use it, it's excellent. I had my air conditioning fixed about two years ago, and I had a light fixed, a fan that was smoking, wherein my alarm system warned me that I had a smoke or fire in the house. A contractor came out, and they fixed that. I also got my dryer done through them. The service is something that when you need it, you gotta have it.
We appreciate your feedback Lizzie.

Beware. Do not use this company!!! This is the worst company I have had to deal with. We had them as our insurer for the first year we owned our house. During that year our air conditioner went out. They sent the first repair shop who said they did not work on our system. The second company came and repaired our unit. Having had a good experience I renewed the insurance. Once again the air conditioner went out so I contacted them. I told them the first company they sent out did not cover our unit so send the second company. I told them the make, model and all info I had about the unit. The company called and I confirmed they worked on my unit and the dispatcher confirmed, "Oh yes we work on that type."
The company arrived only to tell us, "We don't work on this type of air conditioner." Then First American Home Warranty told me they do not cover my type of air conditioner even though the year before they did. They would not refund my service charge because it was my responsibility to only call on covered appliances. I guess confirming with them the type of unit I had and also confirming with the repair company before someone was sent out is not enough due diligence even though they covered it a year before. I complained and received a form letter telling me how it was all my own fault. I was ripped-off big time, beware.

I will let the messages on their "dashboard" speak for themselves. It's been 1 month and they have not fixed my mother's dishwasher. Being 85 and riddled with arthritis her hands are useless. She cares for her bedridden husband. She doesn't have the time or the energy to call them every day to beg them for service. If you are not a bulldog with them, you will not be serviced. They do not respond to her calls or messages. They treat her as if she is a complete idiot. I have had to take over for her. They admit the dishwasher is covered, yet their contractors do not call or show up unless you call at least once a day for weeks at a time. The ones that do eventually show up leave when they see that the appliance is a high end one that would be costly to fix if parts are needed.
So, they stall, tell you that a "specialist" is needed, then they tell you they cannot find a specialist, then they accidentally close your case. Then you have to reopen it. Then you have to start from the beginning. Then the whole charade begins again. It's a dishwasher! It should not take 1 month to fix. But seniors come last, because seniors do not know how to complain and be forthright. If you look on the BBB you will see that most of the complainants are writing in for their parents who cannot get service. Please read the reviews on the BBB before getting involved with this company.

The 1st ever contractor they sent out made me very uncomfortable. Luckily they didn’t send him again, but all he did was fill the condenser with coolant. I have had both AC units in my house replaced, and again one unit has stopped working. I asked for the company who installed the unit to come and repair it, was told this was possible, then told no, after a weeks worth of phone calls to First American. I must have whatever contractor they assign. I have absolutely no choice in the matter. So for 6 years, no one has ever completely fixed whatever is wrong with my air conditioner because no contractor that comes out has any idea of what work or inspection to the unit was done previously. Yes, it is fixed long enough to close the ticket, but then the problem is back the next year.

Took them four days to find time to come out again and once again I had to take a full day off because of their inability to schedule. The second guy says that he needs a different part and will have to come back another day. He ensured me he will make an appointment for first thing two days from then, which would be the THIRD full day of work I would have to miss as a single mom in a week. Well he didn’t show up Friday morning and when I called to see why, they said he went to a different job site and was on a 4-5 hr job and would not be there until the afternoon, which I specifically said wasn’t an option.

The techs who came were pretty good too although there was one time that the tech did not show up and they were really giving us the runaround. First American ended up re-assigning our claim to someone else. The work of their contractors has been pretty good. The only thing that I don’t love is the service fee. After our first claim resulted in a janky repair (should of replaced) of our ac unit; 10 months later our ac broke again. This time they have left us with no ac (first time took about a week). This is in Texas with temperatures that hit triple digits. It’s been over two weeks now with no apparent urgency to help. We still don’t have ac. They said since we don’t have a baby it’s not an emergency. I doubt it would be any different if we did have one. No offer to pay for a hotel or window unit just, "Sorry you’ll have to wait while we try and find you a (cheap) contractor." From our experience they are a very slow and very cheap insurance company.

The contractor sent did not have the proper equipment to diagnose the problem. He poured water into the outside cleanout and then said we have two options to repair the backup. Option 1 is to remove the toilet and attempt to clear the blockage from inside the house and run the risk sewage backup into the house and ruining our wood floors, he said didn’t want to be responsible for that. Option 2 was to dig up my yard to install a 2-way cleanout that will cost me $2200.00 out of pocket because this type of repair is not covered. I asked him how could he determine how severe the back up is without snaking it out and then using a plumber’s camera. He stated the cameras are too big to go down the toilet (WHAT) and never responded to the snaking.
Needless to say, I wanted a second opinion because this didn’t seem right to me. Called First American Home Warranty again, they told me the claim was denied but would send someone out for a second opinion. They sent a second company out, these guys had camera equipment but claimed the backup was being caused by a belly in the line and it would be $3500 to repair. They charged me $350 to run a camera down the sewer line to make this determination. Not satisfied. My son called one of his plumbing contacts, they came out the next day and fixed the problem for $250. They also ran a camera down the sewer and determined that was not the problem because the belly was so shallow it could not cause a system wide backup.
The problem was a broken door on the sewer line that was not opening and causing the back up. I’m not sure what kind of contractors this company hires but what good is a warranty if the repair people they send out misdiagnose the problem in an attempt to make more money and rip off unsuspecting home owners. If you have a warranty with this company don’t take their contractor's word, get an independent third party opinion. It will save you money in the long run.

After publicly reviewing this company, and after they saw my reviews and publicly responding to it, they finally contacted me by written letter. The letter stated they were reviewing my case. After several weeks from receiving that letter, they reimbursed me the expense of the toilet. I appreciated that very much. My suggestion for them in the future is they should let their agents know that if a customer has a problem they cannot get resolved, especially after having called several times over the same issue, they should be able to take it to a higher authority. I was not allowed to talk to a supervisor or anyone with authority that could have made a difference for me. I don't know if it reflects badly on their customer service folks if they have to get help, but it shouldn't. I hope it doesn't. Most of them were very good.

I am a female in my sixties with back issues that make it difficult to bend down for any reason. Our toilet starting leaking in the tank so every minute it would refill. As a sensitive sleeper, I tried to see if it would be something I could fix. It wasn't. I called FAHW for help. The company they deal with couldn't make it out for 2 weeks at the time of my first call. I called again and asked it there was another company we could try, that one didn't service my area.
I called again to see if there was another. Since there was not, one agent suggested I could possible call on a local plumber and get a credit for it, she said she would ask and call me back. No call back. I called again, going through the entire story with another agent, this time I asked for a claim number so I would hopefully not have to start over every time I call. After again having to research the notes, I was told I needed to wait on the first service provider and turn my toilet off between uses which require straddling the toilet and reaching down to ground level.
I don't know about everyone else, but I drink fluids all day and go all day. I had to explain my health issues and ask if they could speak to a supervisor and see if I could be an exception. The young lady seemed very helpful and concerned and said she would try and get a supervisor. After several minutes she said she could not locate one but would find one and call me back. No call back. When I called yet again, I was told there were no exceptions and I needed to wait for the original service provider to be available. I was very upset by this time and simply gave up the fight. I said, "Thank you for your time." and hung up. They booked an appointment for me, which was further out than the original one, never contacting me to relay this news.
Some of the agents I talked to seemed very sincere and wanted to help me, but for whatever reason they were not allowed to help. I called and cancelled the service call. I will now have to provide for myself by either calling my own plumber or getting a new toilet. This is only one of two experiences I had with FAHW that was not positive. I would not recommend them if you plan on actually having to use them. We have huge expenses in our home right now, it was supposed to set my mind at ease having insurance, not cause more stress. Seems to have been a waste of money.

We would like to apologize for any inconvenience you may have experienced during the handling of your plumbing claim. Our records indicate you were reimbursed for the purchase of your toilet. You will receive your check in seven to ten days. Your claim is considered closed.
Thank you.

I’ve had several claims with First American. Most recent of which was plumbing for our faucet in the kitchen, and they were to able get it repaired for us. I used to do my claims over the phone, but I prefer online now. We're retirees, and we don’t hear and comprehend as well as we used to do. But through their online process, filing claims is very easy
Thank you Terry for your review.

On Sunday Aug 25th our air compressor stopped. We called this company on the 26th and a contractor arrived promptly on Tuesday morning and within 5 minutes diagnosed the problem as the compressor. Our unit is 3 years old and still under warranty and this where the insanity begins. This stupid warranty company decided to argue with the manufacturer over who should pay while all the time lying to us claiming the part was “ordered”. The temperature in the city of Birmingham AL today is 97 and humidity is 90. It has been a week and three days and we are no closer to getting it repaired than the first day we called.
Livid does not touch the description of our feelings with this pathetic company at this point. The contractor has been ready for a week to do the job but they will not allow him to pick up the compressor locally where it is located. Instead they are waiting on the backordered part shipping from Florida. This morning the customer service rep told me she was in Saudi Arabia and we would just have to wait. What the hell?? American Home Warranty? Really? This should be considered fraud and we will be seeking legal counsel on to proceed. Run as fast as you can from this pitiful excuse of a company. Paying customers matter not!

I had a problem with my refrigerator and after FAHW sent 2 different companies (5 different technicians) & they were unable to fix it, I hired a competent company and they resolved the issue on the first visit. I have spent so much time trying to communicate with the right person but have been unsuccessful. Speaking with Customer Service is extremely frustrating. I was finally told the only way to contact the Claims Resolution Dept. was via email. I've sent 3 email messages and have not gotten a response. I also sent correspondence via USPS Certified Letter and again no response. I would really like to speak with someone from the company about my issue but I feel I've exhausted all avenues. Would not recommend!!
