    This company is a garbage! So my fridge wasn't cooling November 10th or so; the repairman they sent out couldn't come until November 20th. So we waiting until then and just toughed it out with coolers and ice packs. Then the repair guy comes and can't get the part until November 24th no biggie right. Then it's not repaired until December 2nd!!! We dealt with it. Then come January 6th..only 4 days passed their 30 day guarantee crap our fridge isn't cooling again. So we have to pay the copay of $75 again. And then repair guy comes out on January 12th deems the fridge and summits it to the company the same day. So I called the next day January 13th so find out the next step to them replacing our fridge. He tells me it will be 24 more hours until the claim is processed and that I will receive an email containing our options they give us. 4 days later!!! 4 days I get the email with a fridge that is waaayy too big for our house. So we opt for the buy out process.

    I used the online app to accept their offer and then I waited two weeks!!! Still never received the check. I call Monday January 27th come to find out they NEVER even sent the damn check and he promises me it will be at me in 3-5 business days. I stayed calm. As calm as I could. So today being February 1st it still wasn't here so I called AGAIN! Now they claim it won't be here until February 7th!! I am absolutely disgusted! This is far too long to go without a fridge! They aren't willing to cancel that check and expedite me a new one that I will receive before then. Worst company ever! I WILL BE SHOPPING FOR A NEW WARRANTY COMPANY!!

    Submitting claims to FAHW has been very easy over the two and a half years I have been with them. One time, I had a water heater go out. Another time, I had a leak in the plumber. There were also a couple of claims I've had for my dishwasher and another for my garage door. Most of the contractors who have come have been great. When I didn't care for one of them, I let FAHW know and within a day or two, they assigned somebody else. I have renewed my contract with FAHW and I intend to do so again. I'm happy with them.

    STILL have a problem with my washing machine not getting hot water. Had 2 plumbers and 2 appliance repair techs out and they both said it was the other's responsibility. This has been going on over 2 months and now First American Home Warranty won't respond to my emails or calls. Also, don't be misled by "service". They don't provide normal maintenance service. They only try to repair if something isn't working... Doesn't make sense.

    1. They never replace similar appliance - always will find cheaper knockoffs.
    2. Never send the right contractor for the job..

    My problem was to repair the dishwasher with door free fall and the dishwasher was working perfectly. The technician came and repaired the door and now the dishwasher stopped working completely. We are without dishwasher from 21st and the response from contractor Axis is unbearable and disgusting and cannot explain in the words.

    We filed a claim for our pool heater. We are told it’s not covered because there’s a missing check valve. We did not install the pool or own the house when the pool was installed. We purchased the home warranty specifically for things like this as it’s an older home. It seems like nothing but an excuse to me to not have to cover it. If you live in Texas, don’t bother. It’s an unregulated, joke of a business. Read through the extensive number of reviews on this site and you will see almost all in Texas give it a 1 star. Don’t waste your money.

    After my heater failed in January it took 27 days before the repair was made. Then the contractor added junk fees, freon recover and disposal of 400 dollars. There was no freon in the system. And then the technician told me the fee was for freon that the warranty company does pay for. Then I was told it’s for the disposal of the removed items. Long story short they were not going to do the repair until the I agreed to the 400 dollars. I go over to the Better Business Bureau site and there are 16 complaints with the exact same complaint by Beaches Air of Jacksonville. Being in late January and my heater out for 30 days already I would have paid 10000 at that point. Don’t waste your money paying years of service and just save up the same amount of money and cover your own repairs.

    We had a leak in our plumbing system, and it was leaking into the front yard so there was a pool of water in front. My dad called First American and asked for a plumber. Then, I called the plumbing company and I scheduled for the next two days after that. It was really easy to schedule with them. Also, the guys who came out were really good and they took care of all of it.

    Our hot water heater went out, sprung a major leak and needs to be replaced. 1st American sent a company out to look at it, and of course it needs to be replaced. The problem is that the company/contractor is still charging us almost $700 for various fees, including a $50 "disposal" fee when we could just set it out on the curb to be picked up. $700 is close to what it would cost outright anyway. So what are we paying 1st American for? Also, 1st American said they get the water heaters wholesale for about $350. So even if $250 goes to the company for installation, then we are still paying the full costs. This looks like a scam from both 1st American and the contractor.

    I've been with First American for almost 11 years and my interactions with the reps have always been really good. They're usually quick to get someone sent out here. And if I call them back to tell them that the person says they couldn't come for a week, they would go to somebody else. I also like the fact that it costs me $75 to get something repaired. What I don't like is they rotate the service contractors. Sometimes, they would come from another town and it's a long commute for them to get here and so it takes longer to get them. I would rather have them do local contractors. Other than that, First American is good.

    They were not able to provide another vendor for a second opinion and would not authorize me to find my own locally. There are other companies that allow you to pick your own contractor. I am senior citizen and they wanted me to drain my own spa and move it and send them a picture. I told them I had a company to provide this service. They refused.

    This is our second year with First American and it is going well so far. When we had some issues with some of the appliances, we called them and the issues got taken care of. In one instance, the technician came in, took care of the water heater and left. Last year, our AC went out and the contractor came in and fixed it. But we had to wait a little while because although the part was ordered, it took a while to get through. However, when we brought it up to First American, they told us to go buy a window unit and then they reimbursed me for it. The claims submission process could’ve gotten a little bit better as well. But once we brought our issue up to them again, they fixed it right away.

    My furnace broke on 12/31/19. I call First American Home Warranty and filed a claim. After arguing at 1/10/20 would be the earliest they could have someone out, they got someone to come 1/07/20. JDL Maintenance showed up on 1/7/20 in a car. So yes, nothing was repaired. He assessed the problem, said parts would need ordered. He said to expect a call in 3-5 days. 1/22/20, I still do not have heat. We are using 5 space heaters. No return phone calls. Plain, no answer replies.

    The warranty company says the parts will be in today or tomorrow, but they can not control how long it will take the service provider to come out.

    1/24/20 The have the parts but can not reach the contractor. 1/25/20 They do not have a good address for the contractor so they are reaching out again. At this time they refuse to use a different contractor. I have called 5 and 2 have the parts and could come out today. They will not refund my $75 co pay as the service was rendered. The only thing they have offered is to reimburse me up to $50 for a space heater or firewood. I have also informed them I have 2 toddlers in the household. No impact on their decision making. They also now have the flu. Please do not use this company!

    In my opinion I would search for another company. The contractors they send out are the worst in the business. In Tulsa Oklahoma they only have 1 contractor for each service (we have used) and they are terrible. Good luck, the warranty company leaves you hanging to figure it out on your own. Their customer service is subpar at best, I receive better service at Walmart... There is a reason they have a 3 star rating, what if you gave 3 star service would you be in business? No. I don't know how they have been around for 30 years but it's time people stop accepting terrible service. Plenty of other warranty companies to choose from.

    I reported my HVAC system was spinning but not blowing hot air. It was below freezing so I reported it as an emergency. Within one day they sent out Bell Cow. Bell cow was nice enough to kiss diagnose the problem then turn off the auxiliary heat and turned on the air conditioning. This allowed cold air to blow in an already freezing house. Then bell cow called first American told them they were not going back out to fix it. First American told me they couldn't find another contractor and told me to do it. I did sent them the repair estimate. They sent it to bell cow to fix. My repair company said it was a bad coil. Bell cow said it was just a bad circuit board. Now bell cow is saying it is a bad coil strange how that worked.

    My contractor turned on the auxiliary heat to give relief from the cold my power bill is twice the price. First American offered me $50 for a space heater in a 2100 square foot house. Not worth the monthly cost bad service limited contractors. Foreign call services. Can't get an American to answer service call. Should be called first south Americans.

    We will not be renewing the warranty for the following year. We wait for MONTHS each and every time we file a claim. In hindsight we continued to tolerate them because eventually the problem was resolved but this time is ridiculous. Our water heater broke on Tuesday morning. Filed a claim and paid the claim cost on Tuesday! You can imagine having water in the home is important especially hot water as our home is heated via the water heater system (in the winter!). Wednesday the plumber finally contacts us after numerous attempts to make contact. Plumber says he will expedite. We are now about to be on 4 days and there is no update to the claim. Requested a new plumber but at this rate and based on past experience it will be a MONTH before our home has running water again.

    Having a warranty on the property was something my financial advisor suggested. We moved into the house five years ago and I got First American immediately. I called in when I submitted the first few claims and after that, I did those online. Everybody was nice but I had a bad contractor for my heating and air. The guy didn’t wanna do anything. I had water in my overflow pan and it was leaking into my ceiling. He said that anything to do with water is not his responsibility and that it’s all up to the guy that provides me with maintenance. He also said that it’s a good thing I have a warranty because why would he come out here with two guys and spend all day working and just get the $90, which was the fee at that time, when he could come here by himself and spend 15 minutes and put a patch on it, and leave, and collect his $90.

    I called him twice and I paid him twice. I told him that he was the same guy who came out last time. He said there was nothing he could do except collect the money. At the time, I was thinking about cancelling my home warranty, just because of this guy. But then we had another issue with something else. I called in and the contractor was awesome. He was talking to me the whole time, and he was personable and super nice.

    Submitting a claim in the beginning was quite easy. But of late, it hasn't been because they only want to send people that don't work with working people. Then when I request them to put me with someone else that may work after 5:00, they want to give you an issue. It's a problem. They say that I should be available, but I'm paying them for service so why don't they do what I am asking? My recent claim was on a hot water tank. The contractor worked around the work schedule, but he messed up the pilot of the hot water tank and had to come back the next day to fix it -- I had to take a cold shower that morning. The unit is now okay.

    You don’t usually expect much from a home repair service company. However, First American Home Warranty is something else.     This company, First American Home Warranty, has given me the run around for two months. I was given this home warranty when I bought my house. My heat pump went was putting out cold air. I contacted this company. $75.00 service fee. Paid it. Had to find my own Heating and Air Co. because they couldn't find one close to me. Ha!! I found one within 7 miles of me. Had the company come out. First American told me they would pay $200 and that if it was anymore, that I should call them and send email of estimate. I did this. Never heard back.

    I needed heat as it was in the 20's. I had the work done. $311. Was told that I would only get the $200. Then come to find out that it was something else. First American wouldn't pay for it as I needed a new heat pump. My condenser was frozen up. The company that replaced the heat pump said it "might be" power surge or hit by lightning. First American doesn't cover that. Only wear and tear. If power surge or lightning isn't wear and tear, what is? But we don't really know what happened.

    I talked to my worker at First American in the beginning and he said that I would get my $200 from the very first. I tried calling him over and over, leaving messages. He never returned them. I have just finished talking to another person that said I would get half of the $75 service fee back. That I wouldn't get the $200 because of a misdiagnosis. I feel that this is a rip off to someone that is disabled and on a fixed income. I thought that having a home warranty was to help in cases of emergency or when an appliance went out.

    First American has been very responsive. And when there has been any kind of an issue, they follow up. They seem to have a faster response time over the phone than online though. And you feel like things are in motion a little bit faster. Their service has been really good, but the technicians have been so-so. Their communication skills could be improved. They had a heavy Russian accent and it was not always clear what their recommendation was. I don’t know if it was because they have limited English or because of the heavy accent, but they were not very expressive and not clear. That has been a problem two or three times. However, the quality of the work has been really good. We’ve had some difficult issues and we’ve been able to get them figured out.

    We had another company and their service was getting horrible, plus their cost kept going up. We switched to First American and I’ve been with them for six years. The reps have been extremely responsive. I usually call them and I get a callback within 24 hours. They have somebody out almost immediately within at least 24 to 48 hours.     First American's coverage was a bit different than the other companies that I have and so far, it has worked. All home warranty companies have to deal with contractors though and that was the unknown. They can give you the service, but you have to deal with the contractors. I had a recent situation where I had to have something repaired, and the contractor wasn’t very user-friendly. We were someplace else when he came in to repair it. It didn’t quite work though and I wish that contacted me to let me know what was going on. But he came in, fixed it, and left. It worked out and we got the appliance fixed, but he didn’t contact me to let me know what was going on. We were someplace else when he came in to repair it. He was a one-man outfit and I was never able to speak to him directly. I had to leave messages on his voicemail.

    The contractors have always been the weak link in the home warranty programs. They work, but you have to be diligent and ask questions. First American did everything they were supposed to do and were diligent in trying to resolve the issue. They contacted me and asked me how things were going. I told them and I worked with them so we could contact the contractor. Overall, First American is doing their job and I’m considering switching the home down here in Mesa over to First American. They have a little bit better coverage than Landmark Home Warranty.

    I had First American Home Warranty for several years and service became such a nightmare we finally decided to go with another company. I waited on the phone up to 3 hours for customer service, they wouldn't pay for the repair of my A Coils and we finally cashed out and I believe the amount we received was only 7 or 8 hundred dollar for two units. I cancelled my service sometime after the first of the year in 2018 and they continued to take out their fees up until about a month ago. I had one of their contractors come out to repair my A/C unit several years ago and he told us we had a huge problem and I called again and another repairman came out and the first guy had disconnected wires in my unit and all the unit needed was Freon. Customer Service is a nightmare and service contractors are untrustworthy.

    First American is okay, but the company that they sent out lately is not good. The guy came in and did some work. He poured a liquid, drained the kitchen sink with hot water, and that was it. He was there for 30 minutes and he left. The stoppage is gone, but, from time to time, it still gets some stoppage from the kitchen sink. So, he didn't do it well. We are still deciding if we are going to call them back or wait when the kitchen gets total stoppage again or whatnot. If we call them, we are probably going to pay another deductible -- I didn't know that the First American service fee came up to $75 now. It was supposed to be $60 a long time ago. Overall, not every technician they pick is good. Before this claim, somebody came in and fixed my garage and garage door, and that was good.

    Two days before Thanksgiving, I did a self cleaning cycle on my oven which went awry causing both the microwave and oven (build in single unit) quit working. I called the warranty company the next Monday and was able to file a claim fairly easily and was given the information for a company to call to schedule a technician to come attempt to repair the oven.

    The first place they sent me could not send someone out for a week and then when they did finally send someone, they did not come at the time they said they would and I was not home. I requested a second company in an attempt to get it done sooner and that repair person came out, supposedly diagnosed the problem and returned two weeks later with a part that was supposed to fix it. The repair he did didn't solve the problem and the technician then informed me that he would have to research the problem and he had no idea when he would know or be able to come back. This is now the end of December so I called and asked for another company to come since the second person didn't know how to fix it.

    The third company sent someone out who said he knew what was wrong, would order the part and call me back to schedule the next day. When I called back, I was told that the technician couldn't return because it had been determined that a Samsung technician would need to do the repair. A fourth technician showed up at my house that First American hadn't even told me was coming and told me he knew what the problem was and would order the part. However, he said it was very likely that the part is no longer made and would not be available. He went ahead and scheduled an appointment two weeks out and said that if the part didn't arrive, First American would be notified and the appointment would be cancelled.

    I received no notification so was under the impression the part had arrived and the technician would come. That was not the case and I was given a whole different story and explanation as to what had transpired and told by First American that they would need to further investigate if the part could be obtained and would "let me know". During this whole process I was assured no fewer than four times that I would receive a follow up call regarding the status of the claim and not one time did anyone call to follow up.

    Not only is First American contracted with terrible service providers who do not know what they are doing, their customer service is terrible. There is never any follow through. Every time I call, I have to wade through all kinds of automated menus and end up waiting at least 5-7 minutes on hold before anyone ever actually answers. It is now two months later and my microwave/oven combo is still not repaired and First American is still not willing to simply replace the oven and are insistent that they be given an unspecified amount of time to track this part down.

    Ironically, our warranty came up for renewal while we were in the middle of getting this repair done. Needless to say, we will not be renewing with First American and have informed our realtor she should stop recommending this warranty to her clients. She works for a large real estate group in our area and has informed the entire group that First American should not be recommended. Our claim and subsequent nightmare was the THIRD similar story she had heard within the last 12 months. Do not waste your time or money on this company. It is not worth the time and aggravation!!!

    I placed a claim with First Amer Home Warranty on 12/13/19. On 12/16/19 after taking off a day from work, waiting till 6:30pm for the technician to come (orig told he would be there between 10am - 3pm) he checked my water heater and said it needed a new valve. He said he believed this was a common issue for the brand of water heater I have. He checked to see if I was under warranty, I was, he said he would order the new valve to come directly to me. Once I received it, call him to install and he could come back in the evening as a courtesy because he was so late arriving that day. The technician called me the next day and said he ordered the part. I never heard from him again. I called customer service for a month and they couldn't get him on the phone.

    When they did they told me to keep waiting for the part. I said I paid the service fee I wanted someone else to check it and they told me no. On 1/14/2019 I received a message from First Home Amer Warranty that the technician now said there was nothing wrong with my hot water heater, he told me the valve needed to be changed as a courtesy and he would order the part in case I needed it down the line. THIS IS A LIE. After a month of receiving no part that was supposedly ordered, the plumber never returned any of my calls, and you're trying to sell me this lie? This story is inconsistent with what he told the rep before. A month of waiting and my hot water heater is still not fixed. Poor customer service, unreliable contractors, this was a disappointment for a service I'm paying monthly for.

Called a million times, always hold until disconnect, contractor has come out 8 times to fix, always an issue, not approved, no parts, etc. 3 times the contractor has been a no show! Took off work and they never showed. I am switching to American Home Shield, I have heard they are better. Please don't use these guys, they don't deserve your business!

    Long story short —— Bought a house in June 2019, and the first month something is wrong with the hot water heater. So, it took 2 weeks for anybody to show up to even look at the problem and then you have to pay a 100$ service fee. The first company showed up and couldn’t fix it, so another add another week and another company shows up. I pay the the service fee! Fast forward a two months later has another problem. The first company showed up and I gave them my service fee money, they looked at the problem, said the would come back to fix but they never came back!!

    Another 2 to 3 weeks later, a different company showed up and fixed the problem, and I explained to them that the service fee was paid already to the previous company that never showed back up. And so I didn’t pay another service fee. Fast forward to now I am receiving notifications that I haven’t paid either of the service fees which I had proof and yet they want me to pay to it’ll go to collections. So instead of paying 200$ in service fees it’ll be 400$... I’ll let it go to collections and definitely canceling the contract. First American home warranty they are horrible. Don’t use them. You have been warned.

    We recently bought our home and the warranty from First American was purchased by the selling agent. That agent was less than honorable so it figures that he would buy a sub standard warranty company. The house is an older home with 2 different garages. The older garage in the back yard is the one with the problem. The garage door opener was probably more than 20 years old. It stands to reason that it would wear out. We submitted a request to have someone look at it, of course having to pay $75 upfront before First AM Home Warranty would even schedule someone to look at it.

    The guy came (in January) and we told him the garage door stopped working months before. We had been having to manually open and close the garage door. Now the door was jammed. He said he wished that the pieces that broke off the garage door opener were still there. He quoted about $2000 to fix it. He was supposed to turn it in to First AM Home Warranty and come back to fix it. We didn't hear from him again so we called the warranty company. They said they would contact him and get back to us. They sure did! The next communication said the problem wasn't the garage door opener but the fact that WE jammed the garage door so they denied the claim. Keeping our $75 fee of course. Don't EVER use this company. They are worthless! I have 2 more outstanding claims that I'm going to cancel so I can get my $75 I paid for EACH request back before they try to claim another issue was my fault.

    We are contracted with First American Home Warranty company. Our Garbage disposal system broke down and we contacted our home insurance comp. The First American Home Shield which in return sent RC's Plumbing (800) 940-9769 to take care of it. We paid our copay to RC plumbing. The technician told me that he would charge another $95.00 for modifications to replace the system. When asked to tell more about or elaborate the tech. responded like some fittings and adjustments/Modifications which the Home Warranty company does not cover.

    When I contacted the company they showed unawareness of it and even the tech told the guy rap which he could not understand but told me if for any modifications company do not cover. So I paid the tech $95 to start the work. When he finished the job I asked what fittings or modifications he has done that he was talking about he just said it was assembling of garbage disposal kit only. Nothing extra or modifications. He already had the check from me. I just felt cheated. This is scam a company.

    We've had two claims with First American and in my honest opinion, I feel like the vendors that they use are not of the utmost workmanship or character. With our heater claim, there were three people that came for estimates. The first one that came just blew in, looked at it and was gone. He then reported that it was pre-existing and he didn’t even try to start it. Then First American sent the next guy. He came in and was nice enough. He replaced the motor and left. First American called and asked about it. I was not really confident and I didn’t wanna close it out until we know for sure that it wouldn't have carbon monoxide coming out of it so they sent this third guy.

    The guy didn’t come when he said he would. He was delayed with that. Then the first time he came, it was two young kids, one looked like 16 and the other one like 19, to do the estimate. I heard them talking on the phone and he was calling his dad who I thought was in the truck. They came to give the estimate, and then the dad, who was the owner of the company, finally came in and was just wearing sweats. Then the second teenager had shorts as well. It wasn’t professional.

    When this third guy put the heater in, I couldn’t even tell how inferior the job was. He kinda Jerry-rigged that thing to put the heater on and he quickly went through when he was done, said that everything was there, and left. The heater doesn't have a little pull-door down that you pull down to take the heater filter out, you just take the screws off. Right after he left, we undid the screws to check if we could get the filter out and we couldn’t ‘cause the piece of metal that was above it was slanted and it blocked taking that. I called right away and said that it was not acceptable. He put the wrong filter on and my husband said that he put the filter door backward. The guy came back, ordered the right one and replaced it. Overall, he did great but I thought he might have put a thermostat on the wall that had been used before. We had no paperwork for it but it worked. The job was just you look at it and go and not high-quality workmanship.

    We also had a claim for the roof. A month after moving in, it started raining really hard. Water was dripping down the ceiling and down the wall. We called in for that and the guy that came in, went up top and said that the flashing was done wrong. As a homeowner, I can’t go up there and see whether it’s done wrong. Nowhere else in the roof did it leak, just this one spot. He put some goop around that but he said that the thing was done improperly. And so, then that was denied. It rained again after he came and it still leaked so whatever he gooped didn’t help. I tried to call and they said that it was already denied. They asked who put the roof in and I told them I had no idea as I just bought the house. So, that guy just kind came in. He was very prompt and he was there on time. Having warranty is good, but First American should have better vendors.

I didn't have any electricians in my area and the electrician didn't call me back. But he apologized that he was swamped, and it was right near the holidays. So, I was just impatient, but he did good and it wasn’t First American’s fault. Once they got a hold of the technician and he came out, he was great. The technician did well and was nice.     6 am wake up and no heat in home so call home warranty provider and through multiple communications find out that as it is unable to provide service for 24 to 48 hours even though we have no heat in home. Apparently I/we assumed that furnace breakdown would be expedited due to the type of event that occurs. We feel that the company should WANT to provide service quicker than standard 24-48 when a situation occurs, especially when homeowner HAS no control over DAY of the week. Discontinuing upcoming renewal and placing this review because they seem to be unable to provide true customer service.

    Our heating stopped working 11/30/2019, more than a month ago. First company they sent started it while he was on the roof and said there was nothing wrong with it. Useless to say that it stopped again the next day. They always took 4-5 days to come out and it had started working again. They made us feel like we were lying about it being broken. We then organized our own technician who found a misfunctioning rusty high limit switch. We sent the report to First American and they said repair was too expensive and they will send out their preferred rep again (new company). When this technician came out he switched off the unit on the roof saying that the fire box was also leaking and this is a potential CO threat and the entire HVAC unit needs replacement and is not safe to use again.

    Long story short, they promised to replace it and then claimed the current unit was unpermitted. After we had then provided them with the city permit (!!!!), they now claimed it was improperly installed and therefore not covered. However, the city had sign off on proper installation at the time as per permit requirement PLUS none of the 3 technicians had ever mentioned this or come out again. Then it turns out that First American had requested a second report from the installer after we had located the permit. And then the installer had apparently advised them that it was now not covered (how can the installer even know what is covered?) and now they refuse to send us those reports so that we could review and dispute this!!!

    This has been the worst experience I've ever had with a warranty company! I usually don't write reviews, but I'm beyond frustrated. I've been dealing with the same claim for over 2 months with no end in sight. I've had repair technicians refuse to work with the warranty company because of the hassle they go through just to get paid. Getting a hold of an actual claims representative that will help and is familiar with my claim is nearly impossible. I found one that I thought was actually helpful, and now she's disappeared along with all of the documentation I've submitted. Phone call after phone call and email after email and still no conclusions. I just want ONE claims representative that can help from beginning to end. Getting reimbursed seems nearly impossible, and the charges between the warranty company and the service technicians differ-which is unacceptable. If you have a choice, I'd definitely avoid First American Home Warranty!

    Submitting claims to First American was fairly quick. The contractors they sent handled each situation well. They did a good job of installing and replacing parts. However, there were some delays. There were two issues that we were discussing, the replacement of the door on a dishwasher and the replacement of a few pieces inside our washing machine. The parts for the dishwasher never came in and partly was because it was outdated. There was a delay in the repairs because they were waiting on the door part. At the same time, they couldn't make a decision on that because it was a pricey door. They eventually replaced the dishwasher because it was more expensive to replace the door than to get a new one.

    There were variables that took place that would be better captured. When the people brought the new dishwasher in, the plumbing underneath the sink that was from the old plumber was a specific kind and that needed to be replaced before they could install the dishwasher. Knowing that beforehand would have been great. But as soon as they found out that the installation of the new plumbing happened, they mobilized quickly to get the installation guy to come in and put the dishwasher the next day. It was really helpful to have them on standby and to repair things that we had in the house. Also when we had a leaky toilet, somebody came in and fixed that right away. It was a good experience overall.

    Home warranty seems like a good idea, doesn't it? What a JOKE this company is. Our realtor was kind enough to purchase a home warranty for us, so I can take cold comfort that I'm not out-of-pocket for the contract fee. Needless to say, I WILL NOT be renewing the contract. I've used the warranty twice in the six months that we've owned the home. The first time was for the refrigerator, which was a moderately successful transaction. I say moderately because ultimately the refrigerator was repaired, but it was a protracted process considering it was a relatively minor fix.

    The second time was two days ago, when our water heater went out. I called First American on Sunday, and by end-of-day I received an email with contact information for a plumber. I called the plumber on Monday to see what time they were planning to arrive; he had not received a service request from First American, and informed me that they did not cover my area. So I called First American again, and got a service rep who put me on hold while he tried to locate a plumber who'd service our area. Several minutes later he came back on the line and told me he was still looking for a plumber, and he'd call me back.

    After an hour with no return call, I decided to take matters into my own hands. I called several plumbers in our area, and found one who could do the job. $1,500 later, I have a new water heater--no thanks to First American. And the service rep who said he'd call me back? Never happened... Based on my experience, home warranty in general seems pretty useless. I would think that if a company purports to provide a service, they would have processes and procedures in place to ensure that their customers (that's you and me, folks) are satisfied. First, that they would have a list of verified service providers for each area. Second, that their service representatives would follow through on service requests. Last, that they would have a contact number where you could register complaints. Perhaps not, though--judging from my experience, that would be a very busy number.

    My Realtor bought me First American Home Warranty for my first year. Since he considered it a necessity that much, I figured that it was a good thing to continue. Two weeks after I had renewed it, my microwave decided to not microwave anything. I called them up, gave them the $75 and a Sears technician came out the next day. He was a little early. He came in the morning 'cause he was up in the area so he came in as soon as he finished the call he was on. He just unplugged everything cleaning things out in the meantime. When he plugged it back in, it worked. He was not trying to explain every single thing he was doing, but if I asked about it, he explained and showed me where he was looking at. He also told me what I should be cleaning because the inside was clean but things like the fan on it and the cupboards above were a little gooey, so it sort of slipped by. I'm hoping that keeping that extremely clean will keep it running for another 15 years. Not having to buy a new microwave is worth the $75 which was really nice.

    I've only done four claims and they’ve done pretty good. They’ve responded within 24 hours and the person came out in a timely fashion. The only issue I see is when you submit a claim online, you have to come up with $75 or $85, whereas if you call, you pay the service guy when he comes.     I bought my home about two and a half years ago, and at the time, the real estate agent recommended First American as a good warranty company. They're fairly quick to respond either by website application of the claim or by phone calling me back. And they email me too. They let me know who my case or claim has been assigned to. I've had a number of problems with appliances and they've always stayed by my side until we got everything taken care of.

    The first and most important one was the refrigerator. I lost a freezer full of stuff and they tried to help get somebody out there as quick as possible. But in order to replace the parts, there was nothing that we could do. We lost that whole load of stuff. Eventually, they had to replace the refrigerator altogether, and it was equivalent. It was the same square foot internal cubic size and has all the same features. So, they've been quite good and that has caused me, after that first year of the refrigerator replacement, to renew each year.

    The technicians have been a different one with each situation, but it has most consistently been the same appliance company, Active Appliances. And they've all been professional.     We received this warranty policy as part of new home purchase. We have used them 3 times. On dishwasher tech was nice and efficient and fixed problem. On cooktop it took 3-4 weeks before they finally agreed to replace because they could not find part. Replacement was similar functionality. Installer was great. His work not great. I made a few final mods to keek cooktop from moving around (smaller than the cutout so needed shimming). On last call we had slow kitchen sink. Tech was a jerk. Came out and told me there was no issue, would not listen to me and told me I broke the fitting under sink (which is cracked) I asked him to leave after 3-4 minutes. I fixed issue myself but now company insists I need to pay for the jerk who did nothing, did not listen, was rude and then lied about me breaking the fixture... We just moved in. Beware of the techs and do not pay Co-pay until service is complete.

    We have had several different service technicians come out to try to fix our fridge. They have all told the warranty co that it CANNOT be fixed or that it would cost more than the fridge is worth. I guess so considering that we have had someone come out at least 10 times and one of us has had to take off work to be home to meet the technician. When my husband last spoke to the warranty co they assured us that they would be sending us information on how to pick out a new fridge and that they would be replacing it with a new one. Then they scheduled another service call.

    We have been thru TWO major holidays with no refrigerator and they just keep jerking us around. Meanwhile they have no problem talking our money for this SUPERIOR (sarcasm) coverage every month. Do NOT get a warranty from this company. They take your payment every month, but when it comes down to them doing their part you can forget about it. They send crappy technicians and screw their customers over. EPIC FAIL. Can’t WAIT to cancel our contract with this joke of a company.

    I have two homes insured with First American Home Warranty. My personal home as well as my son’s home, both in Santa Fe, New Mexico. We are both single and do not overuse our appliances. I have has no claims with First American. In December, both of us were experiencing issues with our toilets. I called First American and they sent out a “plumber” from A. Garcia Mechanical. He could not fix my toilet, so First American sent me a check to replace the toilet.

    They went out to my son’s home on the same day. His toilet was making a very annoying squealing noise. They spent about 30 minutes, claimed to have replaced the water supply line, and left. The toilet continues to make a loud squealing noise. The date for this “service” was December 13. I have called several times to have someone correct this problem. At 3:15 on 12/30/19, I was told a different contractor would call me back and I would not have to pay the $75 service fee. No one has call. I called again today, 01/02/2020 11:00 AM. No call back. Horrible customer service.

    I checked the reviews for A. Garcia Mechanical at a site called NETWORX. One reviewer claimed the contractors were high. He was not talking about their prices. First American should not be awarding contracts to the lowest bidders. I have repeatedly called, been pleasant to the call centers and have had not heard back. Totally disgusted.

    I bought my house in Februry of '16, so I've had First American since I bought the house, and so far, it's good. My house isn't breaking, so I'm not using it as much as I used to. But every time I've needed them, they have always helped out. The claim submission process has been easy and it's not slow by any means. It takes 2 minutes to figure out what company is gonna be used so it seems to be easy on their part and I can wait two minutes. I always get what I need as well. I wish the copay would go down, but at the same time, that would mean the premiums would go up. One way or the other, it's gonna come out in the wash. Still, it's cheaper to pay a copay to get something fixed than it is to pay the full price out of pocket. First American has consistently used the same contractors, and I love that part. The contractors that have come out have been professional, knowledgeable, and good.

    I bought this home warranty because I haven't had one in a while. They promise you this great service but the day you have to use it, it goes all bad. I've been waiting for a plumber for over a week and in their contract it states 24-48 hours. When you call them, their employees are from another country and give horrible customer service. They told me they couldn't find a plumber who had a big enough snake to snake the drain but if I could find one they would ok it as long as the plumber doesn't charge more than $125.00 and I would have to pay $75.00 of that. THE NERVES! I have to find my own plumber after waiting a week and pay the service fee. RIDICULOUS! Don't buy what they're selling or you will be sorry!

    Purchased this home warranty and it literally says in the portal under coverage that removal of hot water heater is covered. But I am being charged $775 out of pocket for them to remove the hot water heater and add a drip pan. ALSO, my water bill has been over $500/month so I filed a claim for them to come out and check for leaks. They supposedly fixed a running toilet but the next month my water bill was $800!! So obviously not all leaks were fixed. When I asked them to come back out on the same $75 service fee since the issue had not been fixed, they refused. I will NOT be renewing this contract. I ended up hiring a plumber myself and paying out of pocket for my hot water heater and I came out PAYING LESS!!

    As it happens, New Year’s Eve, no heat! I put an online request in around 10:45 am. Was emailed that a company did pick up the request and spoke with the company to set a time. Two day later was the soonest they could come out. Meanwhile was told if The company who picked up the request could not come sooner to call back to First American title see if we couldn’t find another company to come sooner. I did just that. After the fact I received no email or phone call stating whether or not they could find someone to come sooner to fix my heating issue. I have children in the house! I know it was going to be hard because of the holiday. I get that but with it being 30° out I felt it now became an emergency.

    First American said when I called them New Year’s Day they would reimburse me $50 on the space heater to make sure my children could stay warm, after sleeping in a house where the thermometer said 45° all night. Not having any heat for three days is what bothers me the most in the situation but secondly the lack of communication Is a main reason I will not be renewing my contract with First American. There was absolutely no compassion or caring when speaking with representatives in the call center nor was there any sense of emergency. My family is the main reason I even have a house and not being able to provide them with heat is unacceptable to me, but apparently it was OK with First American, otherwise I feel more would have been done.

    On November 8, 2018 First American confirmed payment in the amount of $580 for one year Eagle Premier Package home warranty coverage. On July 20, 2019, the company's assigned contractor, Brantley Heating & AC LLC, responded to my report of a failing HVAC system. The contractor was paid $100.00 (for zero results) to inspect and report the condition of the HVAC system. First American denied coverage/payment for any/all replacement/repair of the HVAC system. I spent $680 for NOTHING. On August 13,2019, I paid $3,744 for a new HVAC system. First American made many attempts to collect a fee to renew my contract when it was expiring. What a JOKE. Potential First American Home Warranty buyers beware, i.e. they want your money but good luck getting them to make repairs/replacements.

    I had my dishwasher serviced 3 times by First American - all for the same issue. When the third party came out the first time they said the circuit board needed replacement but instead temporarily fixed fuse. It went out 2 other times before eventually they completely replaced the board. Long story short - I was charged for another service fee because First American outsources problems to incompetent third parties that try to put bandaids on issues instead of fixing them. When I contacted customer service she said there was nothing she could do because it was outside of the 30 day period. I have since cancelled.

    Called for a broken garbage disposal. Actually called on Christmas night and the repairman came 2 PM. Came and looked at my disposal and said, "I’ll go to the truck and get you one." Said he didn’t have a specific model and went to pick it up. In the meantime he never came back. Call the company and they said First American Home warranty denied my claim for a missing clamp. Went around and round with four different people during the day and no matter what I told them my claim was denied!!! Ended up calling my electrician from my bathroom remodel last year and a plumber and the Electrocution telling them it was ** they denied my claim.!!

    My experience was so bad that I plan on canceling the last four months of my warranty and I’m going to go with another company. I would highly recommend that you avoid First American Home warranty. They are the worst. They told me things on the phone based on the plumbers phone pictures that I had moisture in my unit. How can anybody tell if I have moisture in my unit when nobody even touched it or examined it after it was taken out. All their call representatives are overseas and extremely hard to understand. It’s like talking to somebody who’s underwater. I don’t think I’ve ever been as upset as I was about this experience.

    We received our home warranty through this company as part of our new home purchase. When we moved in and discovered the dishwasher was leaking, we immediately called FAHW to have someone fix it. The company they sent which doesn’t even have any type of online presence or ratings of its own - made an appointment for early in the day - and didn’t show up til 5:30 pm. No phone call or apology. This was a huge inconvenience, as this is a 2nd home for us, so we had to have someone be there to let the repair company in! The appliance company proceeded to order the part they said was needed to fix the leak. When the part came in, we received another “appointment” via email - set up by the appliance company and FAHW- with no say on our part. Once again, we had to inconvenience someone else to be there to let the appliance company in.

    Our person was there all day, once again, and this time the appliance company did not show at all. We reached out to both the appliance co. and FAHW and all they could offer us was another day and time. As you can guess, the situation went from bad to worse. The appliance company failed to show yet again. At this point, we told FAHW that we wanted a different company sent to take care of our dishwasher. They insisted we needed to stay with this same appliance co., so we gave them yet another chance (once again, inconveniencing someone else to be there on a day/time set up by the appliance company and FAHW).

    This time we get a phone call from the repairman that he is at the house. We have to tell him to knock on the door and our handyman will let him in. We later find out that the guy stayed all of 5 minutes and left. Our handyman told us the guy left the dishwasher pulled out and disconnected. My husband called his supervisor who said the work was done. Our handyman took a closer look and said that the work was definitely not done. He had to hook it up himself and found that a leak was still present. We were livid at this point.

    Once again, we took this back to FAHW - and even filled out their automatic survey they send via email. Evidently, the people you complain to don’t communicate with the people who read the surveys. We had to keep repeating our horrible experience to a new rep every time we called. We even spoke with supervisors. It all appears to be a big scam! They just want to wear you down until you give up and pay someone else to do the job. Today we thought we were finally getting somewhere when the rep we spoke to today set us up with a different appliance repair company. Then by afternoon, the new company says FAHW cancelled the job! They still expect us to use the worthless first company they sent. This company has no interest in truly helping the homeowners. Their goal is to sell as many home warranties as possible and make your life hell if you attempt to use it!???

    Had a switch go out, called, person arrive very friendly and helpful, I will tell you if you don't have the premium contract they will try and get out of doing any work. If you don't stand your ground and you get a shady company they hire they will take your money and do nothing. When that happens call then complain, file complaints, call and email BBB let them know, This and other Home warranty companies will try to get by without doing anything or not fixing things unless you know how to talk to the service person or know what you're doing, So be careful who comes to your house. Remember the good ones and request them to come back if you need service again otherwise you will be in for a struggle to get things fixed.

    I've had my shares of fighting with techs until I tell them I have the upgraded contract then their attitudes changes. They try lying and change the terms and screw me out of money then it is on again, some I win and some I don't. So choose wisely.     I have a complaint with the last vendor sent out to me. The dishwasher turned out to be not broken after all and that there was a couple of screws that needed to be replaced. Also, the guy was rude and unwilling. I asked him if he had the screws and he said, “No. If I bought them too, they’d cost about $200.” What repairman doesn’t have a couple of extra screws in his tool pack? So, I had to get the screws myself.

    Then, I asked the guy a lot of times, “Do they bill me for the money?” And he needed it right then, which I could understand as it was right before Christmas and maybe he needed it. Still, I was very disappointed. He was the first one sent to me who wouldn’t go the extra mile or wouldn’t be more customer-friendly. I don’t want him back in the house. I've kept First American because I’m on a limited income, and I needed coverage if something was to go wrong. Everything’s great in the claim submission process too.

    Updated on 12/31/2019: This is a follow up to a review I gave on the 23rd. It is now the 31st and we are STILL without water/hot water. I am definitely going to report this as many places as I can until someone takes this seriously enough. We are beyond frustrated to have to go through Christmas and New Years with no running water. Every time we call there is some excuse about some paperwork being missing or "its the holidays" or "its the suppliers fault" or something else. We have been told on at least 4 different occasions that the water heater has been ordered only to call back and find out it hasn't yet. Terrible, terrible company. Just awful.

    Original: It's the day before Christmas eve. The water heater broke 4 days ago. AHS left us with no response for 2 days. The water has been shut off, otherwise we would be flooding. We have no water! This is an emergency by all accounts and yet the lady on the phone today gives me attitude when I try to ask questions. I am looking at calling another plumber and buying a water heater myself currently, so we can have water for Christmas. Isn't not having the worry of this hassle what having an insurance company is supposed to be for?

    Complete waste of money. First service request was for leaking Kitchen Garbage disposal. Contractor came and inspected for 2 minutes. First American says warranty is not applicable because it was too rusted and it's owner's fault not maintaining well. Wasted $75. Second service request was for damaged Salt Chlorinator. Contractor came and submitted inspection report. First American took 30 days to approve. During this time, my pool was contaminated with algae. Chlorinator was fixed but wasted over $150 to remove algae.

    Third request was for damaged Pool pump. Contractor came but left right away because it was raining hard and he said he has to come back another day. But took $75. First American says they received a report saying there was a missing part on the pump and warranty was not applicable. I called my own technician and found that the circuit breaker was off and pump started working after 1 minute. What kind of inspection was this from First American??? They just try to find an excuse to avoid the coverage. COMPLETE WASTE OF TIME AND MONEY!!!

Because I did that, at first my claim to fix it was denied due to that handle not being attached after you sent the first company to look at it. I mailed a picture of the intact faucet with the handle and it was denied again.

    Suddenly, about a week later I get a call from a new company who wants to fix the faucet. Since I had had no further communication with anyone from First America, I presumed it was a mistake or a scam. I told the new contractor it was not going to be covered by my warranty. Then I looked in my online account, and it seemed that a new company had been assigned. Since there is no way to call anyone and actually talk to a person when you call, it was very suspicious to me.

    I then called back the new contractor who subsequently came out and installed a new faucet, which should have been done two weeks before by the first contractor! There was no communication with me that the repair was finally approved, so I’m not sure if the same thing will come up the next time I schedule a repair. Trust is a hard thing to repair!

    My heater has been slowly dying over the last 3 months. Well it died Sunday night. I woke up to 54 inside my home and 31 outside. I have called First American (FA) at least 19-13 times since Monday. They referred 2 repair companies neither of whom called or arrived.... and then I found out they never took the assignment to come to my home even though FA told me they did. So yesterday I got approval to call a local company. When the rep called they gave him a really hard time and said they weren’t paying more than $200. This was a really good guy and co., willing to come 4 hrs after I called them.

    I called FA again!!!! And was told by yet another rep that the claim was in review. People it’s 15 degrees outside, like tundra outside and even colder in my house. What are they waiting for???? I have had trouble with them every single time I have called. At this point I have contacted their corporate leadership and intend to take them to small claims court. They are HORRIBLE!!!! Now what do I do!? I still don’t have heat! I’m in my 60s, have health issues, am disabled and have an older dog. Can anyone help me?

    I am currently going through an emergency water heater replacement. I had to shut off my water main due to my plumbing.. First Am considered this an emergency situation (it is winter in Indiana). That means the following steps.

    1. Send a plumber over - sent me to a plumber where it was a 1.5 week wait. I called and complained. They found one to come over same day.

    2. Have plumber take picture and send report. - Plumbers have the opportunity to add on installation fee (125), overflow tank (150), haul off old tank another 50, and the $75 deductible.. My cost will still approach 500 even if the tank is "Covered".

    3. The home warranty company has to approve the work and give permission to replace.. 1 - 3 days (mine was 1 with me complaining).

    4. Home warranty company has to place an order to their preferred supplier.

    5. Supplier will not commit to when the water heater will be delivered or can be picked up until the PO is in their system for 24 hours.. Still no commitment.

    6. Plumber has been nice.. All they can do is call the supplier.

    7. First Am customer service just says it's their process.. and I can not speak or leave a message with a manager. M

    In the end I will be without water in the winter for about a week and I am considered an emergency??? Keep looking for another company.. Wish me luck.

    Updated on 12/20/2019: First American Home Warranty has been very helpful in trying to solve our plumbing issue. They referred us to Vintage plumbing and the plumber that they sent was very helpful. He did what he could do to solve the issue but it couldn't be resolved from the bathroom and we couldn't find the outside clean out trap. We would need to go through the vent in the attic to solve the problem. Our home warranty doesn't cover that. But we continued with Vintage Plumbing to see about resolving the issue.

    The second man they sent out was also very helpful and worked for a long time in the attic trying to clear the blockage. There are several possible scenarios as to what the issue is, but it boils down to finding the outside clean out trap. Without the plans of the house or knowledge from the previous owner, locating this will take some time. First American will cover the cost cost once we find the drain. In the meantime I am very pleased with the Home warranty and with Vintage plumbing.

    Original Review: Plumber came 2 days after claim, needs to go through the outside clean out trap. Which we could not locate on the property. They will have to go through the vent in the roof to see what is causing the problem. This procedure is not covered by the Home warranty. Was a bit surprised that they didn't have some sort of electronic tool that could find the outside clean out trap. The property is from 1989 and of course we don't have the plans to locate this as we are not the original owners. This will be a pricey fix.

    The first service call ($75) resulted in nothing that was the fault of the referred company - Pure Pool (Ventura, CA) - as the indicator light was no longer active and the spa worked while the technician was here. One week later, the indicator came on again and the Spa was dead.     Today, I sat from 1:30 - 5:30 awaiting the Pure Pool technician. I called to confirm the appointment at 2:40 (as they gave me a 2-5 pm service window) - and it was confirmed. I called at 4:20 - was told the tech was "running late" in another town 20 minutes away. I was promised a call to let me know what the status was - and at 5:45 pm - No Call.... So MY afternoon was wasted, with no courtesy of a call to reschedule? Or to apologize?

    First American - if you ever refer this piece of crap company (Pure Pool) to anyone in the future, and others post their disgust with the lack of service - or courtesy - find another pool/spa company? Maybe one that may cost you more - but that shows up - especially when I told them exactly what the Spa service code was asking for? What a joke - both of these crappy companies. Taking money at Closing, and not following through with service? Is this a SCAM?

    I purchased First American Home Warranty for utilities and appliances. We started having issues with one of the HVAC units. The company sent someone from a company called Elite Heating and Air. The guy told us that I needed to have the coil replaced and that they would send me a quote. The quote came to be $1325 OUT OF POCKET. I called my local guy and he said he could do it for $1600. When I asked for a breakdown of the cost, FA sent me this: $250 Drain Line MOD, $200 Copper Line MOD, 150 Locking Caps CODE, $200 Inline Float Switch CODE, $350 Mastic and Insulation CODE, $175 Piping Insulation CODE. These prices are outrageous. Eg. Locking caps can be purchased for $20 and they just screw on.

    When I asked FA, they said that these were agreed rates. Also, when I looked into Elite Heating and Air, I couldnt find anything (except a small company in North GA that wasnt associated with FA). It is my understanding that FA created Elite Heating and Air and they charge customers out of Pocket fees and make money. That's why I say it is a SCAM.

    This company makes no effort to replace appliances, but replace broken parts from China. My refrigerator has been repaired 3 times, and they still will not replace it, rather just keep fixing the parts. Same experience with my AC unit, every year, it breaks down, and every year they just replace the parts. Same for the pool pump. Pump broke down this summer and I ended up paying out of pocket for new pump because the company denied the claim for a new pump. I am in the process of just finding a new company, so if you can avoid them First American, do it!

    I've had First American coverage for 33 years. I've had it from the beginning of when I owned this place. They take care of my emergencies. It’s good to have someone that knows who to call when I need something taken care of or that needs fixing. The cost of the coverage seems to be okay. It’s cheaper than going directly to a contractor. I recently had a problem that I needed a plumber for and the plumber worked fine. I had a leak in my garbage disposal and he agreed with me and replaced the garbage disposal. I also needed a pest control out because I had an infestation that needed to be dealt with. Pest control is part of the list in my contract and the pest control guy set up some traps in the garage. I’m very satisfied with First American's problem coverage. I wish they would cover preventative maintenance as well so that it wouldn’t get to the point of being an emergency.

    My 1997 COVERED spa finally gave out. FAHW said they would of course cover it. Problem starts when they cannot find replacement parts for it. Fast forward a few months and they finally get in touch with me and tell me they will be replacing my spa. They offer me NOTHING like what I already have, but tell Me take it or leave it. I complain. I am told they WILL replace with a like or same unit per My contract with them. It’s been 8 months and I still have no spa.     Run Run Run.... do not sign up for this home warranty company service. They will not keep their end of the contract. Called on an emergency hot water heater repair and 4 days later got a call from a sub par plumber. No cards, no lettering on the truck, this guy could barely walk. He even made a comment that he kept his weight on so he didn’t have to crawl under houses.

    Another 4 days go by with no answer so I called First American and they preceded to tell us he didn’t want the job. WHAT!!! No almost two weeks later no plumber and no hot water with 2 children. This is unbelievable. I provided a plumber to do the job (after they couldn’t find one) but was denied by FAHW due to the fact that they needed a break down of costs. WHAT? I sit with no hot water for now more the 2 week with FAHW telling me they are unable to find a plumber for me though I provided a bid and my plumber could have finished the work the next day. 2 kids, Northern California and no hot water. Don’t use this company. You’ll regret it. I have a rental home with Fidelity home warranty and needed a heater. Boom one week all done. Don’t use First American. We pay a couple grand for this warranty too!!!

    I'm embarrassed to say how many years we paid for this home warranty despite frequent episodes of poor service from the technicians they contract with. The only reason we held on to it is because we have a very AC unit that was covered by the warranty. However, we've decided to take our chances with the AC because it's not worth the headache or the money to stay with First American. We had a water heater that started leaking on a Friday afternoon and had to be turned off because it was causing water damage in our garage. First American said a technician would contact us within a few hours. No one ever did because the technicians they contacted weren't open on the weekend.

    After 24 hours with no hot water, we finally got approval from First American to find outside service with the promise that we would be reimbursed. I had to have the technician who we hired talk to a rep at First American for ten minutes in order for the job to be approved so he could start work. Then First American informed me I would be reimbursed $250 out of the $325 because I still had to pay the service fee despite the fact they hadn't found a technician for me and, therefore, hadn't done any service. We emailed them all the documentation they asked for but are still waiting for the reimbursement. The leak happened in March, and now it's December. I wish we'd cancelled years ago. It's been a waste of money.

    After spending over $600 on multiple service calls, not one single thing has been fixed. While trying to be patient to allow time for part delivery, follow up etc they close the case in 30 days without any resolution. Despite escalation to the highest level they allow, still nothing has been done. The technicians will advise you need a part or something needs to be replaced and they will "check contract to see if services/part are covered" and despite having the premium upgrade, nothing has yet to be fixed. A toilet bowl needs replacing, refrigerator freezing all food items, bath tub needs parts replaced, not a single thing is addressed. Just talked around etc. DO NOT fall for these scam companies.

    I am currently on the phone with First American Home Warranty trying to change who was assigned to fix my hot water heater. The company that was assigned I looked up online and saw that they had TERRIBLE reviews...everyone was saying that the guy made them uncomfortable, did not fix the problem, and they would give them zero stars if possible.     I had an issue about a month ago where my icemaker on my freezer in my kitchen wasn’t working. I called First American up and they sent over Absolute Comfort. A gentleman came, looked at my freezer, said we needed to order a part, and left. I paid him the $75 deductible that I have with them and I sent them a check so they could go ahead and get everything started. But lo and behold, the company wasn’t returning my calls when they were coming back. Weeks were passing and I finally got to an office manager at the company. They turned around and said that the part was not covered. I told them that I just spoke to my insurance company and they said it was covered. They were terrible and horrible.

    We went back and forth with the contractor until First American reached out to the company and the company didn't wanna come back for whatever reason. So, First American said that they'd another company. Then, the other company came and they were wonderful. They were called All Desert Appliance and the guy who came out was a great technician. He said they had to change the computer system in the icemaker and that was it. He also told me that they get a lot of complaints on the first company and that they have to redo the work they did. Now we had to cancel the check because we gave the first company the $75 check and I was not gonna pay for something that they were not gonna do. But the bank charged my husband a $30 stop check fee, which is what it is. And when I got a bill the other day from First American for $75, I told them that I didn’t think I owed them 75. I owed them minus the 30, so I owed them 45.

    I was talking to two gentlemen on the phone about this. One gentleman was really rude and nasty. He was telling me that I had to pay, it was not their fault that I’d stopped the check, that I was responsible for it, and I had to pay additional $75. But I told him that it was not my fault because I didn't hire the first company who was incompetent, they did. It was going back and forth. I asked to speak to a supervisor and I think he put a supervisor on the phone because I got the same type of attitude from the second person I was speaking to. In the interim, my husband heard my frustration and quietly, he called and got a real supervisor. And that gentleman helped. He told us that he'd check with someone and when he got back on the phone, he said it was not a problem and told us to just pay us the 45.

    Still, I should’ve had to go through that and it was not fair that the two gentlemen were insistent that I pay. If my husband didn't take it upon himself to call, I would've had a battle and I would've had to pay another deductible, a copayment of $110, when none of it was my fault. I even told them that I was out of an ice machine for weeks, which was inconvenient. I had to keep going to the store and buying bags of ice because of all that back and forth. And nobody seemed to be a little compassionate to it.

    At another instance, there was a problem with the recessed lighting. They sent a company and a guy came out but he couldn't fix it. He told me all the parts weren’t covered. But he opened up my front door with a ladder. He pushed the door open with it and damaged the door. He made nicks in my wall and my husband threw him out of the house. I also had a complaint about one company. I pay $800 a year and $75 copayment but a lot of things aren’t covered. So, this is gonna be my last year with them because I’m not going to renew with them again. Their customer service has a lot to be desired as well.

The freezer stopped working again within a few hours. I had 3 subsequent service calls over the next 2 weeks and it was then determined that the freezer could not be repaired. First American then notified me that they would send me a cash settlement, rather than replace the freezer. First American were very reasonable on their settlement and I was pleased as a result and was able to purchase another freezer. The only problem was with the actual repair company in having to make 4 service calls only to determine the freezer was not repairable.

    I prefer to do claims over the phone as I don't like recorders sometimes. I've had three and the technicians that came out have all been good. It just took a little while for the one to respond back to me but that was fine. When I had to have them redo both things, they would come back and redo it. With the plumbing, it took the next three days but at least we caught the water leak. We had two toilets and then we knew how to turn the ice maker off until they came back the second time. The plumber replaced the flapper on the toilet. An hour after it started leaking. He was gonna come and do another flapper and my husband told him to replace all of it and we haven't had any problem since. First American uses the best repair guys and it's been good so far.

    So far of the five things I have called for- three things were covered because technically someone could make it work (albeit in one case that someone was a plumber who doesn’t live here and not one of the people who does live here and cannot make it work), one thing was called preexisting which ya know the 30 yr old home is preexisting so that seems flimsy, and one thing is simply not covered despite being a major electrical flaw. What do they cover? Honestly I doubt I will learn because I see little point in calling them.     When I tested my basement sump pump by filling the sump with water, it took over 15 minutes to "pump" water out of the sump. By every plumber's standard this is a fault and either the sump or the valve needs to be replaced or inspected. First American charges a service fee of $75 regardless of whether the technician fixes the issue or not. The technician did not inspect the sump, but agreed that over 15 minutes to clear the sump pit of clear water indicated a non-working sump pump.

    After calling First American claims department, First American explained that the sump, although taking more than 15 minutes to pump water, was still working and that it was not broken. They would not allow a claim and I was still charged $75 for the service fee. You should stay away from First American. The service technical took my word for a broken sump but never tested it, recommended a replacement after describing the issue to First American, but both he and I were denied. Now I am fighting to get the technician to test the sump because that is now the only way they will honor the warranty to prove that it is in fact "broken". This is terrible service, no concern for the home owner or their situation.

    Our refrigerator went out 14 days ago, and still cannot get repaired or replaced. We have been having trouble with First American Home Warranty trying to resolve the solution to our problem. Every time we call them we get the same runaround and they tell us that they’re trying to resolve the problem and still the problem has not been resolved. FOURTEEN DAYS WITHOUT A REFRIGERATOR!!!! Now how humane is that. We now have mold growing in our refrigerator, so now we’re going to have to pay to get it removed, and hopefully it gets removed completely. We have a 7 MONTH BABY BOY, we have to constantly throw his food away because we don’t have any means of keeping it fresh for him.

    We have even asked for a loaner refrigerator for the meantime ours gets fixed, but we are told NO. The representatives from customer service that I have spoke to, all I we get from them is, "Oh I’m Sorry for what you’re going through" and "we’re trying to resolve the problem." We have spoken to six of their representatives, their names are Jose, Clara, Gerald, Jacob, and Daniel. None seem to have a solution to our claim. So where is it HUMANE to let people go this long without a necessary item needed to live. We are not asking for upgrades or a state of the art refrigerator, we are only asking for ours to be repaired or replaced. FOURTEEN DAYS and now we’re being told that we’re going to have to wait longer. We pay our yearly annual fee every year for what????

    The first contractor that arrived, arrived late in the afternoon and barely spoke a word of English, all he did was unscrew the back panel, took a picture of the model, and serial number, called it in then tells us he can’t fix it and leaves. The second contractor from Sears shows up the day before Thanksgiving and takes it upon himself to want to do an upgrade on it and realizes he can’t do it, and now instead of just the compressor being the problem now we have more issues and made it worse. First American Home Warranty tell me that they have ordered the parts from Sears and that they have been shipped. I call Sears and I finally get the truth out of them and to find out that they are searching for the parts because they don’t have them. So now no telling when it will get resolved.

    So why have Home Warranty when nothing gets resolved. We had the same problem with our water heater when it went out. We went TWO WEEKS without a water heater because FIRST AMERICAN HOME WARRANTY dragged their feet on getting it replaced. I DON’T RECOMMEND THIS COMPANY TO ANY ONE. It’s best to look at other HOME WARRANTY companies other than FIRST AMERICAN HOME WARRANTY. I know one thing for sure. WE WILL NOT RENEW OUR ACCOUNT WITH THEM ONCE IT COMES UP FOR RENEWAL.

    I have had this company since I initially purchased my house since 2015. I have used the warranty services numerous times. Each time I was less than satisfied. This isn't due to the repair companies but more so of the warranty company, The warranty company constantly goes past their set timelines for repairs based solely on their lack of communication with the vendor it directs for repairs. I haven't had a repair completed any less than 14 days. That's been every repair (5) total now.

    Every year they increase their deductible payment with no increase in services. Initially, it was $35 and now it's up to $75. They require up-front payment, No Exceptions. When you contact them you are connected to a call center that is outside of the United States and the people assisting you are clearly unapathetic to your issue.

    Finally, and what I considered most outrageous, when the contractor comes out to fix the issue the warranty company only pays for certain things. I have had to pay the contractors money for required repair items that the warranty company doesn't pay for. All in all when I do the math I have generally spent more money on things I could have fixed myself but wanted to save money on using their company. As of today I have canceled my policy and will be purchasing and installing my water heater on my own. First American Home Warranty doesn't consider a broken water heater in December to be an issue.     On November 12, 2019 I called First American to renew my policy, one I had had for a year. This was a renewal of the policy, not a new policy, and I was told it could be used without a waiting period. I was also told I had 30 days to cancel it. On November 14th I called to have a service technician sent to the home to inspect an issue with the heating system. My policy had coverage for heating issues and ductwork. An appointment was scheduled with my tenants for November 20th, 2019. At this time, I was charged $75 for a service call, which I paid.

    The technician came to my home on the 20th and spent 15 minutes there, writing his report on the spot and submitted it to the First American. 48 hours later the firm called me to say they were denying the claim. They do this every time. They said that while they did cover ductwork, they would not cover this. I called the company back for an explanation and got the run around. On November 21, I cancelled my policy after talking with a customer service representative told me that since I was canceling within the 30 day time frame, I would be refunded the full $468 I spent (for a year) just a week prior. The service agent gave me the email to write to cancel my policy and I did so immediately.

    On December 3, I received an email saying I would be refunded only $117.74. I called the company and talked to several customer service folks, the last telling me that yes the claim had been denied. I cancelled within the time frame for a full refund and I had already paid the service call fee. She herself could not understand the discrepancy. After several minutes waiting on hold for her manager to investigate, she came back to tell me that there was a $50 claim fee (fine) and that the service repair contractor had charged First American $290 for his report. He spent 15 minutes at my home and did no work, didn’t even step into the attic and wrote his report at my tenant’s dining room table. Clearly, there is fraud here. I paid the service fee for an assessment. No work was performed and yet $290 is being deducted from my refund for a 15 minute house call for which I already paid. I'd say this is fraud and I'm pursing legal action.

    On multiple occasions I have made claims at the cost of $75 only to find they send the absolute worst repair service provider who rarely show up let alone on time and have little to no knowledge needed to make repair. Never have they sent me a repair service whose yelp review/stars were more than the given one. Most reviews start out with "if I could give negative stars I would". FAHW is scraping the bottom of the barrel in finding the cheapest repair service and inviting them into your home to make situations often worse than before they arrived. If an issue goes unsolved or without repair be it incompetent or no show FAHW refuses to reimburse you for the service call fee. You will end up wasting your time, money and sanity on this joke of a warranty service.

It was about the same price, but it was making a humming noise. They said too bad they wouldn't do anything about it. So, I was a little disappointed on that and that they didn’t find out why it was making a humming noise. But First American have been prompt on doing their stuff. We've been with them for over five years and the contractors have been good. When filing a claim, I do it online which is the easiest.

    My friend gave First American good marks. In the past, I thought submitting a claim was easy. I prefer to call and my interactions with their representatives have been very positive. I've had First American Home Warranty for about 10 years and I enjoy having them. It was this last time that I did not enjoy what I went through. I had a refrigerator that I couldn't use for about two months. The first vendor that came over to fix it, found what the problem, ordered the part, came back and then said the part blew out again. But then, after about a month or so, he wouldn't return my telephone calls, so I went back to First American to say the guy was not working. They also told me the guy had not called and talked to them about the parts he had ordered.

    First American gave me a second contractor who was better and got the job done. He found the same thing that the first contractor found, but he said that the first contractor ordered only one part and when they hooked it in, 'cause the other part wasn't put in also, that was when it blew up again. He said they should've ordered two parts. I got my refrigerator up working fairly well now, but it took three months. Still, I'm happy.

    We had a leak in our water heater and had to replace it. We covered the cost out of pocket due to the urgency of the situation and First American said they would reimburse us for some of the costs for replacement. After submitting receipts and multiple emails and phone calls, they have not responded. Then today, on Thanksgiving, we found a massive leak in the water pipe supplying our house. We called First American and were told that they would "try" to get in touch with a plumber but could not guarantee service today because it is a holiday. We live in Los Angeles, where there is NO shortage of plumbers who offer 24/7 service for emergencies, so this is hard to believe. Now we are without water and have no idea when we will get it back.

    I've been with First American for 11 years. They're responsive and they get things taken care of. When I submit my claims, I call and I go online as well. I like doing it online better, but if I need something done quicker, I'd rather talk to a representative. I like talking to people when I got an issue. Within the same day is normally when I get a response. When I do online, they respond via email. And then when I call up, they’re typing up the work order right then and there. There’s never been a delay. Overall, the technicians have been good. But some didn’t seem like they had too much experience when it came to air conditioning. They came in an old junky truck and they really couldn’t figure out the problem. They overloaded the unit with Freon, then they said, “Oh, that's wrong,” then they did something else. It finally started working again.

    First of all, beware that you cannot speak to a person if you have a problem. You will only get canned responses through their website and no resolution. This warranty came with our home purchase. The washer wasn’t draining so we opened a claim. The tech came out right away and FAHW said they would replace the washer. Two weeks later, they decided to fix it instead. Fine but why make us wait so long? The tech came back after the parts were ordered. When he put the machine back together, he forgot a part in the motor and it blew our fuse. I reached out to FAHW and asked them to fix it since it was their technician who caused the problem. The rep told me to open a new claim and she would speak to a manager about waiving the new deductible.

    The electrician came out and was able to fix the problem. However, in speaking with FAHW, they have decided that we will have to pay the additional deductible, even though it was their technician who caused the problem. The fuse would not have blown if he had put the washer together correctly. FAHW response is that we would have to pay a 3rd party to tell them that it was the technician’s fault, even though he admitted it was his fault. It makes no sense that I should have to pay more money to prove their fault. I am very disappointed in this company and when I renew my home warranty, it will be with a better company.

    I had First American before and I got them again now to make sure things are done right in my home. I call them when I have claims and the representatives are very nice. They usually say that a contractor will come out within 24 hours. The last contractor who came out to fix the stove kept changing the date and kept saying he was sick. So, it took about 3 or 4 days before I got my stove fixed. And then, he ordered the wrong part for one of the parts for the knob on top of the stove. The stove works, but the knob sticks out and it's not supposed to stick out. Other than that, I would still recommend First American because if I have problems within my home, I can get it repaired within a reasonable amount of time.

    My house is old and paid for, so there's no reason not to protect it against all those things that could go wrong with an older house. I heard about First American Home Warranty through a friend and I signed up with them. The first time I had a claim with them was frustrating because you have to understand that they want to repair rather than replace. But once you understand that they're gonna come out and try to find a way to fix it, even though it might not be fixable, you'd deal with it. So, I have no problem with the process once I understood it.

    Filing claims with them can be done in a couple of ways but I do it by the phone. I'm old and I'd like to talk to people.With First American, some reps get back to you right away and some do it a little later and it's a little frustrating that you have to wait for them to get back to you. I also missed one call though. They called my office instead of my cellphone, so I didn't pick it up and I didn't even know who was calling me. Aside from that, when they wanna replace an appliance, you gotta be very tough with them. I have KitchenAid products and they wanted to give me a lower rank microwave. But I have matching KitchenAid appliances and I didn't wanna put a different brand of microwave in the middle of high-end KitchenAid appliances. So, I took the cash, bought a microwave, and made money.

    Other than that, the last tech that I dealt with was a fool. He was very urgent, very abrupt, and he knew everything. But he cancelled my appointment even though he was supposed to work for me for the repair of my dishwasher. He was also so angry when I told him that the top rack was hanging half off. He said that that doesn't happen, but I told him that it has happened twice and I had the part in my hand. I understand that some of these guys really don't wanna be doing what they do with First American but I don't know why they're in it, if they don't wanna do it. They let you know that they're not really getting paid a lot, but if they don't wanna do it, then they shouldn't be on the list.

    But other than that last tech, the other ones I had were great and they did what they were supposed to do. The one that First American eventually sent our for my dishwasher was great. He understood my problem and didn't waste my time. I already had the problem before, so I knew exactly what was the needed the part and the part number. So, I told him what the part was before he came out, instead of going through a rigmarole with him coming out, saying what part was needed and that he'd be back with it. We skipped a two-appointment process which is a waste of everybody's time. I only pay one copay, so it doesn't matter to me. But I told the guy what I needed and he came with the part, so he got the repair done in one full swoop.

    Overall, the warranty works for me and I like the coverage. First American has also done what I expected them to do. I don't know if they're good, bad, or indifferent, but I've had a water heater replaced and they took care of it. They also put in a new microwave for me and they fixed my dishwasher three times. I have the top coverage and for the $600 that I pay annually, which is 50 bucks a month, it's money well spent, especially if you have an older home and your appliances are all very old, like mine. My air conditioner goes out at $6,000 and that's 10 years of payment to make that up. And I guarantee within the next 10 years, if I'm alive, that my air conditioner is gonna go out because it's already 20 years old. So, that's why you protect against the big things.

    I have two properties covered by First American and I'm pleased with them. Filing claims with them has been easy and depending on the problem, I submit them over the phone or online. If it's something that has a little bit more detail, you call them and they're great. But I prefer doing it online because I could deal with it.

    There were a couple of times where I didn't agree with the technician's diagnosis and wanted a second opinion. But I had to pay the additional 75. Maybe they could make the second opinion $50 or reimburse $25. I understand everyone did it for money but I don't need to be gouged. Also, I had the same issue within 10 days and I had to pay $75 again. So, I'm wondering if it could be half of that or $35 because it is the same problem. Other than that, the techs that they sent out had been good, professional, and knowledgeable.

They told me this is within their timeline of what's reasonable. 5 days of cold showers is reasonable? I called to cancel my claim to take care of it myself and they sounded happy.     Stay away from this company. Better throw your money directly to the trash. After two weeks calling daily with no one calling back I get an appointment with a plumber from the insurance. He said that our shower broke because we misused it, so we have to pay the insurance+ the visit of his plumber+ our plumber and loose hours calling this company. Of course, the plumber we hired said that they did not see anything out of the ordinary in our shower, only normal wear and tear.

    Service Request Opened with First American Home Warranty (FAHW): August 22nd. Heating and Cooling Experts (HCE) saying compressor needs replaced September 16th. Several calls happen to FAHW to get them to even acknowledge the request from HCE. HCE scheduled on October 16th to replace part. They call the morning of to say that First American has yet to order the part. Several back and forth calls to First American to get them to order the part. They were being difficult and claimed they were waiting on the order notes from Heating and Cooling Experts before they could order the parts.

    October 21st made a phone call and they were still claiming they were trying to get the notes from HCE. Finally received order confirmation for compressor from FAHW October 22nd. Called FAHW on November 4th to check on order status. They said they were waiting on the part to be delivered to HCE and HCE would call to schedule the service once the part arrived.

    Called FAHW back on November 18th to check in again. They told me that HCE had received the part on October 22nd and tried to call me to have me accept the uncovered costs by FAHW and schedule the service. HCE was claiming I was unresponsive. I told FAHW that they never contacted me. FAHW said if I would accept the uncovered costs now they could go ahead and get the service scheduled. I told them that I would like to have some of the uncovered costs compensated due to the delay in service. FAHW told me that I needed to discuss that with HCE, and they would put in my notes that I was going to discuss that with HCE and to get things moving again.

    I called HCE as soon as I got off the phone with FAHW. HCE told me that it was the responsibility of FAHW to contact me to confirm the uncovered costs. HCE said they had in their notes that FAHW tried to call on November 4th, me not answering and them leaving a voicemail. The only contact I had with FAHW on November 4th was me contacting them to check on the status. I was then told that HCE couldn’t do anything until I accepted the uncovered costs through AFHW.

    I then immediately called AFHW back to figure out what was going on. I explained to them what I was told by HCE. AFHW tried to say that yes they did call on the 4th. I had to argue with them and say that they never did. They only admitted to never calling when I brought up reporting them to the BBB. Once I brought up the BBB they just said “Oh yes I see now that we never actually left a voicemail and only you called us.” I asked if there was any way they could compensate some of the uncovered costs since they very much lied to me and have been dragging their feet with these repairs. They said they couldn’t and the only way they would move forward would for me to accept the uncovered costs. I did end up accepting them since this was the only way I was going to get my repairs done. FAHW cared very little about how this has been an open service request for 3 months and hasn’t done anything to remotely fix the problem.

    I contacted them regarding my pool water heater turning off and on and the smell of smoke coming out of somewhere. They charged me $75 to send a tech out to determine the igniter needed to be replaced and my bubbler was not working. They replaced the igniter but contacted me the next day to tell me the additional Pool and spa warranty purchased did not cover to fix or replace the bubbler. What a surprise. Of course it didn’t. Not only that, whatever the tech did to my equipment when he was here, we noticed the next day our spa was almost completely emptied out.

    We contacted the contractor and he said he did not do anything and could not come to check what happened until 4 days later since they don’t work on weekends and he was out of town. I contacted the warranty and they were of no help. They said they could not send anyone else out beside the same company that initially came to fix the equipment. I requested to speak to a supervisor and he was nothing but condescending and provided me with absolutely no solution to this matter. Now I have an empty spa that I will have to keep refilling with water for the next 96 hours in order to not run the pool equipment on an empty pool and spa until they send someone out again to figure out what the heck the tech they sent out initially touched that keeps emptying out my spa.

    I’m praying and hoping nothing gets damaged from now until they send their tech out again to fix whatever he did to empty my spa. I would not waste my money purchasing a warranty from this company. Not only don’t they want to cover to fix things when something happens but they send techs that are not very reliable. They also do not take responsibility for the techs they send and the technicians don’t take responsibility for their mistakes either. You are better off saving the money you would spend on a warranty and using it to fix things yourself if needed. Worst warranty company ever. Sending a report to the BBB today.

    I heard a lot about some warranty companies being a waste of time and money. This is not the case here. I have had a few things go out in my home and they have never failed to come through with a repair or replacement. I have another home with a different warranty company, I will be changing when that contract is up. Thanks to First American.

    Need to re-evaluate who denials work. If a customers pays out of pocket for a 2nd opinion and it's covered it should be considered to be covered at that time. Customers can not live without water, stoves, fridge for weeks while waiting for you to respond.
