I requested service to repair my microwave. I informed both the First American agent and the GE agent that my GE space saver microwave stopped heating food and I thought the magnetron was bad. Technical came today, examined microwave and said the magnetron was bad and he did not have the required part. Ordering part will take a week. Repairman should not have been sent without part.

No hot water. Plumber came out on Easter Sunday to fix our hot water heater. We were really happy with his response and professionalism! He gave us a follow up call to make sure everything was working correctly.

I have had them for almost a year now. The annual plan came with our home purchase and I've contacted them 3 times and none of those service calls they have been able to fix anything. The quality of their coverage is crap and I will never recommend them or their contractors for anything. All they did was cost me money with the $75 service calls. They could not service the dishwasher that came with the house because it was not maintained. What's the point of having service and paying for it if your not going to fix anything.

Ice maker in fridge. AT Appliance called immediately and sent tech next day. Ivan was courteous and knew exactly what was wrong. Ordered part and returned to replace it and all is working well. Have always had a good experience using First American Home Warranty services.

I've been very pleased with First American Home Warranty. Placing a service order with them has been very easy online and they are extremely prompt at scheduling service. All of their contractors have been excellent at repairs and very timely. I've had to use the warranty twice with my current home purchase and both times I've gotten great service.

Washing machine. From the time I called to the end I am very please with it all. The gentleman who came were very thorough and professional. They also came back to take care of what I needed quickly. Would highly recommend them to anyone I know that needs a warranty and this service.

Spoke with a rep about the best way to renew my policy. She was professional and courteous. The one issue with my sink this past year was a nightmare. I was told by a call center staff to wash dishes in another sink until parts could be secured. The part was not like the one previous but I have to settle. Who can be without a kitchen sink for over a month? However I had another contact that was excellent.

Built in microwave died. Initially installed in 1984, Williams Dependable Appliance was prompt with assessment. When microwave was delivered, installation was fast. The delivery service was okay, however they damaged screen upon exit. Eventually reimbursed me for damages. Overall experience was positive. Recommend highly!

There was a leak in the door seal that was causing the freezer to go into defrost & the drain opening was frozen over. AVA Appliance sent a tech who was able to adjust the freezer door seal to correct the problem, then he opened the drain & the freezer is working fine again.

I have been a customer of First American Home Warranty for six years. I have had multiple claims during that time: some large and expensive, some smaller in scope. In each and every instance First American Home Warranty has provided superb service, satisfactorily resolved the repair issue and have responded in a timely manner. If I had not had First American coverage I would have been faced with thousands of dollars in repair/replacement expenses. Having the coverage has more than paid for itself. This value is my motivation for consistently renewing my policy.

I filed my claim online due to your lack of agent coverage right now. Specifically stated the main water shut off valve for my house was leaking. Provider arrived and said it was not covered as it on the outside of the house. The shut off valve is ALWAYS on the outside of a house, per code. If it was not covered, no one should have been sent out. Please refund my $75 deductible.

I am happy that First American Home Warranty contracted to have my Dishwasher repaired. The only problem I had was it took nearly two weeks to evaluate my repair request, contract a Contractor, evaluate the Contractor's recommendation for repair or replace, then for First American Home Warranty to order the part. I felt since I only had two claims in the three years I've had the Home Warranty, both were for a built-in microwave repair, that First American Home Warranty could have arranged for my Dishwasher to be replaced quicker than two weeks.

Though it turns out my issue was not covered, you got me to a plumber quickly and they came out timely. Knowledgeable plumbing serviceman but maybe a bit high priced if item isn’t covered. They came with masks and gloves.

Your vendor, Top Notch Plumbing, broke a clip on our reverse osmosis cord. You said you would cover fixing it but then you reneged. You then put it back on Top Notch but they refused to fix. I would like the name of their insurance carrier so I can go directly to them to have this fixed. Your company basically lied to me & I’m not happy.

I came home after few weeks of work out of state to find out that my water heater was broken. I called First American and received fast appointment set up with local business to assess and repair my water heater. Local company was very good at communicating the appointment, arrival and problem and time it will take to repair. I am very pleased with having First American home warranty.

Clogged drains. All Plumbing Express answered the request and called, came quickly, and handled things professionally. They answered my questions as needed. 1st American Warranty Company got my order out quickly, so I could shower and wash dishes without putting my family on hold waiting or service.

When the water heater broke First American customer service was very attentive to my concern and immediately schedule a plumber to check it out. The plumber came in a couple of days and after thorough checking and testing evaluated we needed a new water heater. It was all coordinated and installed. We are a customer of First American for over 18+ years. In the early days we had great experiences with their customer service reps as well as vendors. Over the past few years they are increasing their fees and the quality for service is declining significantly. We are at a point where we don't see a value of being a member anymore. We are not going to refer First American to any of our friends & family members!!

I change to another Home Warranty insurance because I get tired of the Bad Service of FAHW and Bad contractors in the south of SC. After 10 days I made my cancellation by letter, I call them today and they told me that there will be any refund my payment was draft on Apr 6 and they cancel immediately. I told them that in that case they will need to cover me the rest of the month, if they will not reimburse me and guess what? They said, "No sorry, you cancel and the mail letter of cancellation was received after your draft so there is no refund!!!"
Also I have several complaints, but I will leave the worst. This is the review that I made in their portal on Jun 3rd 2019: One of my complaints: This has been the worst service I had ever. Also, let me correct you, that the service was complete on Friday May 31st at 5:30 PM no May 30. My A/C stop working on Sunday May 26th and I Requested the Service by your portal on Monday May 27th afternoon knowing that was a Holiday Weekend.
On May 27th, I received the notification from 1st America that the contractor was Total Air Care. At noon of May 28th, when I realize that I had not received any call from the contractor, I started to call the Contractor (3 times) and the only thing that was answering was their answer machine saying to wait for somebody available, after be waiting for several minutes I hang up. Then at 7:40 PM, I receive an e-mail from 1st America saying that the contractor was trying to reach me when this was not true, few minutes later, I received the call from the contractor and he told me that he has a Technician available in two weeks. Of course, this was not acceptable for me, so I call again to 1st America, the person that take my call, try to reach the contractor without any success and they told me, that they should have a solution the next day.
On May 29th, I wait almost until 2:00 PM, without any feedback from 1st America. I call again to 1st America and I have to wait the lady that was trying to help me for 40 min and the reason was because also she try to call again to the contractor and has not success, she told me that she was going to escalate the subject with some other area or a supervisor. I wait again until 5:30 PM and nobody from 1st America had call me back to give me an updated, I call again. Now waste 20 min of my time with this person with no result. And that’s when I told them that if they were not capable to get somebody, I can try to get a local contractor and then you will reimburse me, of course deducting the 75 USD Fee.
Again, they told me to wait the next day to get a straight answer from you. I told them, that I need an answer back before 10:00 AM of Thursday May 30th. In the case you were not able to get any contractor for my WO, that way it will gave me the chance to try to get a local contractor asap and don’t miss the chance to have the AC repair before the weekend, because the worst was going to wait somebody to repair my A/C unit June 3rd. And here we go again on May 30th Thursday I call again to 1st America at 9:45 am wasting again my time by 25 min and no direction from your team.
Finally, I got the call from the original contractor (Total Air Care) at 12:40 PM, and they told me that the Technician would do the service on Friday and arrive between 10:00 AM & 2:00 PM (a Window of 4 hrs to wait). Unbelievable! Anyway I had to readjust my agenda at work to be available at home and be working from home.
On Friday May 31st I wait until 1:30 PM and try to call Total Air Care, 3 times and without any success, again I was just seating listening their answer machine saying that there was nobody available, then I try to call 1st America and the person that answer me also was not lucky to contact the contractor. Finally, I received a text message at 4:17 PM saying that the Technician was on his way to my home, the Technician arrived around 4:30 PM 2 ½ hours after the window they said the day before.
For me this was a lack of respect from the contractor, I had to adjust my agenda to try to fit for their 4hrs Window and waste my time even 3 more hrs to wait for the arrival of the Technician. Without mention the time I have waste the whole week to try to resolve this issue calling 1st America several times and the contractor. At the end the Technician found the issue and resolve it, I understand that the capacitor could be damage, but he didn’t clarify to me, why he had to refill some of the Gas, I ask him if it might be a leak in the system, but probably he didn’t understand the question. I was expect that in this case the Contractor give me some feedback, of the possible issue of the lost and the possible solution. Honestly, I am making the payment of this service because I know my responsibilities, but I should not pay for this kind of Service.

Buyer beware! I had this company in the past and the process was very different. They now take your money and make you wait 30 days before you can request a repair. I did not know this and when my tenant called me about a leaking washer, I said no problem we have a home warranty! Low and behold when I called in to set up the appointment I was told I couldn't because the warranty hadn't started yet (they had already taken my full amount for the year!). So I waited the 30 days and now I'm told the leaking washer was a pre-existing condition and that I would need to hire someone to repair the washer and then provide First American a copy of the receipt showing it was repaired. Oh by the way after the 30 days is up you cannot cancel the warranty. What a scam! Stay away!

At that time, you were advised that there would be a 30-day hold and that the effective date would be on April 11, 2020. On March 31, 2020, you placed a claim for a leaking clothes washer, however your contract was not yet active, therefore, the failure is considered pre-existing and will be excluded from your contract.In regards to cancellation, you must submit your request in writing to cancellationsupport@firstam.com. You will be entitled to a full refund provided no claims were placed and can be cancelled up to the 30th day from the Contract Effective Date.

This company is ok for small warranty claims like a thermostat change or a small leak but if it comes up with a larger claim say replacing a heater unit they give you the runaraound. Seems like they will send diff companies out till one explains how the result of the heater giving out is not covered by their warranty guidelines then try and charge you for sending them out and never fix anything!!
I had a company come out that they sent take photos and sent all the info to American Home Warranty showing the heater needed to be replaced. Well they are waiting for the other guys to prove that wrong while I sit here with no heat and air. During this I have a sink that is clogged and they will not approve it until I pay for the heater services that have not been resolved so there is no point of having a warranty on your home when nothing gets fixed with these people.

The paperwork to initially sign on and then to renew every year is pretty straightforward. Lots of straightforward options to add additional appliances to the home warranty. The last time I called, First American had a customer service agent that couldn't spell my name and they couldn't hear me. I had to repeat myself a number of times. So, that was a little frustrating, but the service itself was fast. The company they sent out was very good.

I've had First American for five years and have had some problems with them before that they were able to make right. I needed an oven replacement. They sent somebody out who said, “Yeah, it needs to be replaced.” But the communication was not very well as far as First American goes. They ended up sending a new oven and having me sign some things online saying that I accept it. But the fine print is where it gets a lot of people.
I’m younger but the elderly can be taken advantage of in that situation. So when it was delivered to the house it was the wrong size, and they said, “Well, you’re stuck with it.” I had to fight it and then they said, “We’ll give you a cash-out. We’ll give you $500.” I said, “$500 won’t buy a $2,000 oven." What am I gonna do? And then they charged me a restocking fee for the oven that they sent that was incorrect. But eventually after a few months of fighting back and forth they solved the problem, sent the right oven and I was satisfied.

I have had First American since we bought our home years ago. In the beginning their response was good, problems were resolved. 8 1/2 weeks ago our washing machine stopped working. I filed a claim. It took over a week to get an appointment with an appliance repair company. A part had to be ordered which had to be approved by 1St Am. Why it wasn't immediately covered and ordered is beyond me. To get the part delivered to the repair people and schedule another appt took over 2 weeks. The new part didn't fix the problem.
Another part was ordered, another approval, and 2 weeks to get another appt. Problem not fixed! The appliance repair company brought out their 'Master Technician'. Another 1 1/2 weeks. He couldn't resolve the problem. They told 1st Am the washer couldn't be fixed. 1st AM would not accept this so they wanted a second opinion. This is their right per contract but cost us another 10 days without a washer (while we shelter at home!). The Sears Master Laundry Tech came out and did a thorough check and diagnostic on the washer. The failed Master Control Unit is no longer made and would need to get refurbished. Sears is not contracted with 1st Am to do this.
The Tech called 1st Am and told them the washer could not be repaired by them. They immediately questioned his credentials as a qualified repair person. This tech is a 20+ year Master Laundry Tech from Sears working on a Kenmore Elite washer. All he does is work on washers and dryers. He was fuming when they questioned him. Eventually they agreed the washer would need replacing and we have one on order although I had to go to the website to find out this information.
Communication has been awful from 1st Am during this ordeal. I have sent multiple messages via their web site and received no responses. All questions went unanswered. They have a rep who was supposed to handle our case. She called once and promised to oversee the issue and get things done as quickly as possible. I have left multiple messages since and received no responses.
When I accepted the offer for a new washer, I had several questions as there was little detail in their communications. No response. We are now on Day 58 without a washer, at the mercy of the sales company to call us to schedule delivery and install. I was given no contact information for them. Overall I am VERY disappointed in the lack of communication, information, and speed of this process. I have been with 1st Am for many years, paid them a lot of money in monthly fees and expected more from them. The only reason I gave 2 stars instead of one is we are getting a new washer...someday.

The lady that did the financing for the house when we bought it had First American when she moved into her house. She said they were great. You make the claim, they come out, and they see what needs to be done. They fix it. No muss, no fuss. You pay your copayment and so far, they’ve been good. The claims we made, they did it, so I’m happy with that. The icemaker overflowed and the housing was broken, so every time it kicked on, it filled the refrigerator with water. They came out and replaced it for a $75 fee. Also, my mom lost a key and it had to be rekeyed and put a new lock in the door. Everything else has been working.

I've had First American for couple of years and it’s been great, but they have to make sure they have the right vendors. As a one-time fluke, the people delivering the microwave were supposed to install it, but they were just deliverers. They said they would install it if it was absolutely a cinch. If it was not a cinch, then they wouldn’t do it. My tenant said they dropped it, yanked off the old one and ran. They were there in a flash. He said they had no intention of installing that microwave. My husband and the tenant ended up installing it. I then realized, it wasn’t the people who came out to inspect it in the first place. Still, I would highly recommend First American. They’re responsive and I’m very satisfied.

The nine years I've had First American has been an up and down experience. It’s either they're off-the-charts good and customer service is great or the exact opposite. For the most part, it’s dealing with their off-hours customer service because I believe during non-peak hours they contract out their customer service with somebody overseas or not in the United States. So you’re dealing with somebody that either doesn't understand the process or doesn't understand what I’m trying to explain. But I stay around because we’ve had more good experiences than bad.

Listen, It now has been several weeks and this company still has not fixed my AC that I pay a premium for. They have sent out cut rate companies that have awful rating and have not looked at ALL the problems. They look at one problem and half ** it. My Washing machine and AC unit have broke within months of both fixes. I have asked third companies come out and check the work which all agreed that it wasn't done properly. First American takes no blame and does not care. LET ALONE CAN CALL ME BACK!! They surely did not care I was without AC in Florida for two weeks and was willing to drag it out even longer before I said quits. I ended up calling another company to come help me without using first american after they dragged their feet which helped me out and fixed my problem properly. This company is not reliable when you need them. Save your money and time and go somewhere else!!!!

One of our best friends is a real estate person and when she was recommending a title company, she recommended First American as well. She recommended that we get the product and we have loved it. The most recent claim we had was for a garbage disposal and it was so easy to file the claim. I called the company up and told them what was wrong. They said okay then I paid my copay and I got a call the next morning from the vendor to come out. They came out, fixed it and went away – done deal. I’m very satisfied with First American.

Updated on 06/20/2020: To attempt to settle the claim, they mailed me a $180.00 check, which I tore up. As far as I am concerned, a repair costing me $3800.00, which to me doesn't require a warranty is an insult. They think mailing me the check is settlement. It is not. It is in the garbage and I will not remove my complaint nor say it is settled. THE CLAIM IS NOT SETTLED.
Updated on 04/06/2020: This is a follow up. First American was contacted and they want to tell resolve this by offering me $150 for labor ???? or a second opinion. They’re going to say the same thing. They work with the warranty company. Keep questioning and digging; it’s so obvious. Remember my water heater issue with American Home Shield. This has stressed me out tremendously and she caused my stress level and anxiety to return. Can you imagine the stress I was under from the time I called this in until I decided I would not pay for these so called modifications and checking on warranties. It’s very stressful. The facts are here. No, I will not give my stamp of resolution. Please don’t purchase one of these home warranties. They are a headache.
Original: I left American Home Shield because they've gotten so big the service is awful and the experience I had with a water heater repair. I contacted First American and he offered me I guess the basic package. I asked about AC and he said it was not covered. I asked for the upgrade to include AC. I was not told about the modification upgrade purchase. I called and asked why. The agent told me I do because it's important. I said yes it is. I asked how much more would it have been? She said $9.00. Why would I turn this down when I paid over $800.00 for a water heater with another company. It was not offered to me but I will be getting with my realtor who recommended this company and he will be following up with his real estate colleagues.
Now that I'm having AC problems, my coil is under warranty so it's covered. I'm having to pay $1095 for modifications on two coils. First American is paying $150.00 for labor. I was told if I wait until June and my coil's warranty has expired, the modifications would cost me more because a different unit would be used and the modification cost would increase. I'm paying $1095 x 2 and they're paying $150.00. I was even told by an agent they don't cover freon when I was told they cover freon 100%. We'll see when the repair is done.
The website is advertising you'll save between $700-2800. THAT IS NOT TRUE. THEY FIND A WAY THAT THEY PAY MINIMUM ON REPAIRS. As soon as my warranty is up, I will be canceling it and saving my money for repairs. If this is the way warranties are, just let me know prior to getting into it. Once again my parts are under warranty but my cost in this is $1095x2 and the warranty company is paying $150.00 SOMETHING IS WRONG WITH THIS PICTURE. Don't get screwed like I am getting.

We had not had good success with the first contractor that First American put. He wasn't very nice. So we got it changed to this other one that had been to our house before and he went MIA. So, we waited and waited 'cause for me, it was not a big deal. Finally, we just let First American know and they assigned us this person that came out. He's really good. The guy came out for our water heater claim and he did everything. Then one day, we smelled gas and we had the guy come right back out. We let him know, he came out and he fixed it. Everything has been great and I've already told people about First American. I just wish they'll give us a little bit of a discount.

I have submitted two or three claims, nothing major, and First American has already gotten those taken care of. In fact, it’s very easy to file a claim. I don’t have any trouble getting in touch with anybody. The first claim was kinda slow and they actually got me in touch with a special department that tried to push that along because we were having trouble and it worked out great. Then with my most recent claim, my interaction with the technician was brief and great. He came in and fixed the problem then he left. I got the warranty through the purchase of my last home. It was provided in the sale. But I’m in real estate so I’m also aware of the company because of the business that I’m in. As a matter of fact, First American is one of the top that’s being used here on the coast so I would absolutely keep the warranty.

Summary: I originally called after noticing a leak in my garage wall. First American (FA) sent over a plumber who diagnosed it as an Air Conditioner problem. FA then sent an A/C Tech (Sears) over who recommended replacing the system after finding the system was rusting and breaking apart and the debris were clogging the pipes. The tech cleaned the pipes and reported need for new system to FA but the leak still persisted.
After I did not hear back from FA I called and they claimed that they received word that the system and related issues were fixed. When I reported they were not they sent the A/C Tech back out, the A/C Tech again came and again stated the A/C needed replacement. I called FA with the tech present and the condition of the system was explained. I later got an authorization from FA to have the system replaced. Still the leak persisted and I also let FA know this. I was later called by Sears and told FA rescinded the authorization to replace the A/C because the system hasn’t reached total failure yet.
Sears informed me that they were authorized to do additional work to find and repair the source of the leak and redo any drywall / repairs that resulted. The A/C Tech came back to my house and found the source of the leak to be the refrigerator (now fixed). I then called FA and spoke with a representative supervisor who was elevating the issue but I did not hear back from him. I spoke with FA representatives again today who say they will do nothing to assist with either issue.
Issues: Water Damage: Due to the extent of time that passed because FA and FA Contractors failed to find the source of the leak I now have water damage in my kitchen that needs to be repaired. This should be covered in Sears’ authorization to “redo any drywall / repairs that resulted” but has not been resolved. Air Conditioner System: Although the system has not completely failed as of March 2020, the A/C Tech identified and recorded major deterioration, further possible damage as a result of deterioration and the need to be replaced. Replacing the system in March 2020 when it is 90 degrees is preferable to June/July 2020 when my family could potentially be living in 110 degree + weather and a house that is even hotter for weeks while waiting for the system to be replaced. FA already has a professional FA contracted opinion that the system will fail and replacement is needed.

First American has served me well for the most part, but I learned recently that they are only as good as the contractors they hire. If there's an issue, they have no response action except wait you out until you have to fix the problem on your own. About 45 days ago, I called in a broken washer, thinking no problem, I've had this fixed before. First, they send Sears and I await repair. Come to find out Sears never ordered the part, so I asked to get fixed as quickly as possible. They called PM Check Repair Inc (worst contract service I've ever experienced) because he had an appointment before Sears could get back out. He comes out for the first appointment on time (the only time that happened) and that's when the problems began.
I could go on about the contractor, but I'll leave it at never hire him and this about First American. The contractor orders the wrong part, First American was supposed to expedite the replacement, and they did over a week later. I got no notification from either the contractor or First American. I have to call almost daily for information. First American has never successfully got the contractor on the phone while talking to me. There's delay after delay. They offer a cash out in lieu of repair, $113. Mind you, I still have to pay the $100 fee for the contractor coming out, so in reality, I was offered $13 to fix my washing machine.
During this process, after several requests my claim was elevated to management, and two more times afterwards. First to management response, nothing! Next, contractor relations. I don’t think this actually exist within their organization, it’s more of just get the complainer off the phone. Finally, my claim was escalated to management again, quite possible that was the only actual escalation. On the third escalation, 45 days into a broken washer during a nationwide state of emergency, they tell me to wait for the contractor that's been a NO SHOW no less than three times already.
I'd also like to add for three weeks of this process, I have a Personal Claims Rep who did not help the situation whatsoever. She got frustrated about the situation, then frustrated that was I frustrated, and finally just repeated, "I did everything in my power." In no way did this help me, it made it all worse. This is moment that I realize First American wins by me having to fix the problem on my, so why would they help me. Final outcome, I have to pay $1300 for a new washer. They will probably send the $100 that I owe them to collections for non-payment because I refuse. Victory for First American, L for their client!

My Realtor said that First American was first-rate and that if I was gonna get anything, that would be the company. I had other companies in the past and these guys won. Usually, the turnaround's anywhere between 24 to 48 hours when I put in a request online. I get an email right away, and as far as an acknowledgment, right away I get a text message letting me know who the subcontract's been assigned. Right away, I get an email from the subcontractor letting me know when and how they're gonna be on site. It's just really smooth. Everybody is in harmony, working very effectively. Their subcontractors are very good, professional, and customer-focused. They communicate very effectively, letting us know where they are, how it's being fixed, why it's being fixed, and giving us some advice as well once they complete the work.

Everything was very simple with First American's claim process and they are very punctual with everything they do. As soon as I put in a claim for something, they had somebody who would contact me pretty quickly. Most of the contractors they provide have been outstanding. I've never had a home warranty before but I find it pretty valuable. The seller purchased the First American warranty along with our home purchase and I’m considering renewing this when it expires. I've had an electrical claim and it was good. I submitted the claim on the phone and the rep might have called the contractor then he finally called me back. He told me when the contractor would be here and the guy showed up when he said he would. He also did exactly what he said he would do. He was quick and to the point. He got things done faster than I expected. He fixed the problem and I've had no issues since. In fact, I plan on using him again.

I’ve had First American since June. I signed up with them because I didn't renew with American Home and because of their reviews. I’ve used First American twice and I appreciate that the website is user-friendly. Also, I haven't had anything but great experience with the contractors. I just had a plumber come out. I went online and set it up. They contacted me and scheduled an appointment the same day. Then, the contractor came out the very next day as promised. The person did not have the proper equipment, so First American sent out a different contractor who was more experienced, but he came out as promised. I haven't had any issues.

First American is worth it but it's a little expensive. It's 75 bucks every time somebody comes to my home to do anything. If that can be a little cheaper, it'd be great. Also, I noticed that some contractors are small business people who just started out. They know what they're doing but we're disappointed in them. Yesterday, we scheduled for someone to come out and look at our refrigerator. It was not cooling in the freezer part. They gotta postpone their visit to our refrigerator in our home. So, I cleaned my freezer out because my food was spoiling already and we wasted a lot of money. Also, I have an older lady who lives with me and her medication requires refrigeration. But overall, the work that the contractors have done is good. We got a new hot water heater and a new dryer installed perfectly. Our refrigerator is a little more important than a dryer but we're still blessed they did well.

Getting a home warranty with First American Home Warranty is one of the best decisions that I have ever made. My air conditioner was not keeping my home cool and First American is quick to send a contractor to identify problems. I only paid the service call fee. They are the best there is!

We've had some good contractors and some bad ones, but all in all, First American is a good company. To submit claims, we call them and they'd say that they'll get a contractor to call us. And sometimes, by the time I hang up, the contractor calls. Then they come out.

First American was cheaper over another home warranty. Their contractors were pretty good. I've only had one problem, we were without hot water for a couple of days, but that wasn’t really their fault. They were just waiting on a part and that took way too long to come in. Then the $75 call-out fee is a bit too much. I wish they could reduce it down to 50 bucks a time instead. That’s just personal preference.

My dad told me that he got First American home warranty for use if things break down in the house. At first, I thought I didn't need it since my house was brand new. But he kept stalking about it and said that when his refrigerator went out, they took care of that. Then years went by and I decided to try it out. They saved me a lot more money than I spent on the warranty. They also replaced a lot of items for us. A tech came here one time when my upstairs AC and heating unit was messing up and he fixed it. I paid 65 at that time, but it would have cost $400. And when the whole thing was broken again, a replacement would have cost me almost $6,500, but it only cost me $1,900 to do that through First American. They had to replace it because in 2021, there would be no more Freon so they had to replace it with the new system.
Other than that, when my downstairs AC unit had a problem, they gave me a brand new air conditioning unit. The replacement of the older refrigerator unit outside in the garage that broke down was covered as well. Plus, I just got my second washer from First American. My old one broke down two years ago and they couldn't fix it. After three tries, they had to replace it. But the one that they gave me also broke down, so they gave me another brand new washer. First American also got me a brand new garbage disposal. Then, when I had a plumbing issue, the techs came to check it out and fixed it. And when the sewer system clogged up, they came, checked it out, and fixed it. All in all, I like First American a lot and I recommend them to everybody.

The contractor had been here on a problem that we have had since we bought the house -- it was the second time he came out. He was a very nice young gentleman who had to drive about an hour to get here. He would ask what we were doing to get to know us and we would talked for a while. Then, we showed him our problem. He had both problems that he had in here on a short time and he did a good job.
We were burned down in the Paradise Fire in 2017, so we had to find a place. We stayed at a rental until August of last year, then we got this place. This home warranty was something that was offered to us when we bought the house. The realtor mentioned First American Home Warranty. We have got a contact lady that we call and she calls whatever we need, whether we need electrician or a plumber. They usually tell us one to two weeks because we are all busy around here. The electrician called within a couple weeks. In the first appointment, he was there about a day or two after he called us. So, as far as the people they have work for them, it has been fine.

It’s been close to 2 months since I filled my claim. I have had four “so called” technicians come to my house to inspect and they all agreed that my damage was due to regular wear and tear. Due to wear and tear the gas valve of my gas range needs to be replaced. All the four technicians agree - and I have recordings of the technicians stating that it regular wear and tear.
One of the technicians asked me not to use the stove because it could explode. I have been eating out every day with a family of 4 for the last two months waiting for my repairs. I have called more than 10 times in the past two weeks and least countless messages and no one has called me back. I need someone to respond quickly, with the quarantine I cannot eat a warm meal. I would suggest anyone shopping for coverage not to use First American Home Warranty.

I'm in the business of seeing warranty programs all the time. I do mortgages so a lot of times at the closing table, Realtors give packages to borrowers and things. I knew of all the different names so I just looked at all the different ones and weighed out who I thought was the better of all of them. I liked the amount that First American covers and the price that they do to cover them. They're more detailed in the house than just your refrigerator, your washer, and your dryer. They talk to you about the springs of your garage, the knobs on your appliances, and things like that which other companies overlook.
Unfortunately, the contractors aren't the most knowledgeable. They're selling the bill of goods to First American saying they can do this and that. But when they come to our house, they can't. They just say sorry and that they don't know what is wrong. I had an issue with my stove and their contractor came and fixed it. But one of the reasons one of the groups could not fix my stove was because they didn't have a specific tool that takes off the top of the stove. But when the right company came out finally, the tool was literally a flat piece of metal about the size of a six-inch ruler and that was all it was. They used a pair of pliers to turn the unlocking bolt and fixed the issue. I don't blame First American for that but I blame those companies that claim to be appliance repair companies.
Other than that, everything's good. But First American should have better companies behind them. When we finally found this company that did this work, I did everything I could to have them on my books to be able to use them. A lot of the complaints that I hear from some of these companies is that First American doesn't pay them enough to come out. I understand First American is sending them a business that they wouldn't normally get and it'll be on a grander scale. A lot of these guys are not opening their eyes to see what the potential business could be.

We had First American in California. Then we have them in Idaho. They’ve been perfect. I had a water heater go out and they took care of it right away. They had a plumber call me. He came out to the house and said that I needed a new one and they would put it on the next day. The company was very good and their guy was terrific. I'm really happy with them.

This company is absolutely awful! They have been stringing me along now for 2 wks with an HVAC problem. I live in Florida, have 2 dogs and an elderly person in the home and it’s 88 deg out. First contractor they sent out said it was a buried coil outside which caused the issue and resulted In a claim denial. WRONG. Condenser is sitting on a concrete slab! I call them back, they tell me that they cannot order a second opinion but if I paid on my own, I could have another company come out to give their assessment and if approved, First American would cover that cost. I did that, called them back with the second opinion which clearly stated that this was not a matter of a buried coil but in fact just wear and tear from an 18yr old unit which uses r22 Freon to begin with.
Magically, after realizing that I had a second opinion of my own, they then somehow decided to order their own second opinion. Garbage. They just wanted one of “their” people to give an opinion that would line up with their agenda. Finally after multiple multiple frustrating calls spanning a two week period with a bunch of their condescending supervisors, they decided to use my opinion. Told me it would take 3-5 business days to get the AC coil. Today, I am told it has to be ordered from the manufacturer and will take 2-4 weeks or they can offer me $700. Meanwhile, it would cost me 3 times as much to replace a unit that’s illegal (which I wouldn’t even be able to do as a consumer). They then offer to reimburse me a pity $50 so I can go get a fan. It’s a 2300 sq ft house. What the heck is a fan going to do for me? I have 8 of them already!
Aside from the fact that I make a 6 figure salary, it wasn’t about the $$ as much about getting these people to do the right thing. All about their agenda and not anything else. Now I’m at their mercy for 2-4 wks for an obsolete part. I may just go get a new hvac system and be done with these crooks. This has been by far the worst experience with a warranty company ever. I own 4 other properties and use Choice Home Warranty and have never had an issue. This company I unfortunately inherited as part of the purchase of this home from the seller. Do yourself a favor and stay away from them ! Their employees are very ignorant, customer service is off shored to some place Like Costa Rica and they don’t give a crap about anyone except for themselves.

I had a fellow out for our toilet. He did a nice job and they got a hold of me pretty quickly. It wasn’t an emergency so I wasn’t pushing too hard. But First American called me within two days. I also had a big issue with a flood last year and the plumber that I got was outstanding. I ended up doing something that was not within the coverage of the plan but it was a better way to deal with it. He was really a nice guy and helped me a lot with my insurance company because there was an issue of whether they would cover it. And he interceded so we got it covered. Then, I recently had to have a re-inspection because I got my insurance renewed, and he came and did it. He didn't even want me to pay him, but I did.
Other than that, I had a bad experience a few years ago with a guy who was supposed to come but kept canceling. I called the company and he still gave me a bad time. There was another leak but that one was handled and covered. Still, my experience was very bad. The contractor was a small operator and he wouldn’t show up on time, plus he canceled without notifying me. Because of that, I dropped First American for a year and went with American Home Shield. But I switched back and overall, I was satisfied with First American's service last year. I’m gonna keep them.

First American usually gets to us quickly, but the last time we had an issue, the person that was supposed to come out for our new dishwasher had a health problem and no one contacted us for two weeks. I didn't like that. We then had to hire somebody on our own and then get paid back, which we didn't like that much either. Recently, I was getting some new floors put in my bathroom and the contractor found a leak. I put in a claim for that on Thursday and I was told that there was moisture in the wall so check-marked the box and put it in as an emergency. But I still hadn't heard anything by yesterday so I just canceled it. Usually, they never just not reply at all, but I didn't even get a text back.
About six days later, I kept checking online and it kept saying that they were working on finding the contractor. We’ve had about six claims and it seems for air conditioning and heaters, they get out really quick. Our very first claim was for a microwave and they had us find our own and then they paid us back. I don’t know why they do that with appliances. Other than that, things have been working out well.

We have only had an account with First American Home Warranty a very short time however, we had a leak from the toilet in the second bathroom. It was simple and fast to submit and order request and the response from First American and the service provider was fantastic. We had the issue fixed in about 48 hours. Not that I want to need to use them again, however I am not concerned about their service.

My microwave totally died. They had someone look at it, and decided it was better to have it replaced than repaired. All in all, it went pretty smoothly. Water heater replaced within three hours. Friendly and courteous team. Cleaned everything up and hauled away the old water heater along with old piping and other materials. Even fixed the dryer vent for no charge while they were there! I would definitely recommend their service.

I had a water loss on 2/6/2020, after my water heater ruptured. The 1st dispatched plumbing company threw a literal temper-tantrum after arriving on scene, because I had already used a family member to help with the secondary repairs. He was kicked off my property and I requested a second company to come out. After I did some research, I found plumbers get kickbacks for referring these secondary damages to different companies. The second company was dispatched and completed the diagnosis. I was told it would take another week or so for the appliance to be repaired as I would have been at 2+ weeks without hot water. So, I hired my own plumber to install a new heater. I paid $1,300 out of pocket, First American's cash-out option was only $450. Fine.
Now this is where they really failed. I had a secondary appliance damaged, a circulating hot water pump. The unit as a whole is $600. First American offered $15 for a cash out repair. When I declined they sent the plumber back out, who was on-site for 3 minutes. After a few days I got a call from my prior claim manager stating I needed to pay $350 in modifications (NOT code related). He told me that the newer pumps are "more efficient and need more room." Because I already had the pump in a loop and no measurements were taken, I advised the scam was obvious.
Several days later they contacted me again, offering a $30 cash out option for the $600 pump; I refused. I asked for them to just provide the pump and I will have it installed myself - they refused. I am going on 3 weeks waiting for a supervisor to reach out to me. They stopped responding on the dashboard and my prior claim manager is no longer assigned. It is extremely obvious how this company has attempted to scam me for unnecessary charges, how they only work with questionable contractors, and that they ignore major customer service issues.

We started with First American Home Warranty last August. We had a claim for the garbage disposal and another one for the range and they both went well. The garbage disposal was fixed and the thermostat on the range was off, so he had to put in a new thermostat. Their technicians were swell. Both of them were very courteous and very friendly. First American did very well and delivered exactly as they said and that was what we expected.

I’ve been with First American for about a month. They were part of our homeowner’s package, at closing when we bought our house. First American sends very professional technicians. They are our third company. The other two were terrible but this one looks like it could be a good one. The people who delivered my washer were supposed to hook it up but didn’t. First American responded right away and did what they said they would do. I went online and said, “This is what I need,” and they contacted up a local plumbing company, who contacted me right away and set an appointment. It happened very fast. My other companies in the past, you could wait weeks and weeks and weeks. The plumber came out and said it was the people who delivered the appliances that needed to fix it. It wasn’t in their purview. At delivery, the delivery person looked at it and said, “I’m not supposed to hook this up.” But they ended up coming back and hooked it up properly.

Problem one: no contract was ever sent after purchasing this with our new home. Problem two: every "covered" item has a laundry list of exclusions which they use to deny legitimate claims even on items specifically listed as covered (more on that later). Problem three: they sent three separate contractors ALL of which bad mouthed the warranty as essentially worthless. Problem four: expect to waste A LOT of time with lots of back and forth and continuously be denied legitimate claims.
Problem five: if you actually want it done correctly they make you find your OWN contractor to prove theirs was incompetent... Pretty easy if you Yelp who they send. It's the same story over and over... FAHW sent a contractor. It was denied for some reason but that contractor is more than happy to fix it for *** dollars. Literally I was told I had an obsolete pool timer and quoted $2000. The guy didn't even turn on the system. He took one photo and apparently wrote up a report that FAHW then DENIED. I have my own contractor come out... He could find the part for $60...
Problem six: even with a competent contractor they tell you FAHW doesn't cover anything. Had an issue with our garage door. Nice guy came out. Said, "They don't cover anything. I'll replace this part but it'll just burn out in a couple months." Well FAHW only backs up their stuff for 30 days so sure enough 60 days later having the same issue. I'm sure they'll gladly send someone back out for another $75 despite it never being correctly fixed. But by all means if you only want something fixed for 60 days purchase this warranty!
Problem seven: if you complain they seem to take longer to respond and your case gets assigned to ONE person and other supervisors (George) won't even discuss your issues when you call in. Problem eight: I am now wasting even more time trying to get my refund for a contract that FAHW has failed to uphold. Honestly just stay away. I see some of these positive reviews and I'm glad they had good experiences but it seems like the ones I saw were from long time contract holders. Maybe FAHW wasn't such a scam years ago but it's most definitely one now. Good luck!

We had a home warranty and had a toilet leak. This warranty company sent out a contractor. He looked at the bathroom and saw the "floor was uneven" and could not do any work. He left without touching a thing. The next day we paid our own contractor to fix the toilet and he did it in 10 minutes no problem. The warranty company never sent us a bill and then sent us to collections. So essentially, you are going to get charged for zero work being done. They will negotiate the bill and are rude to talk to on the phone. BUYER BEWARE!!

However, the service call fee becomes due anytime a claim is placed and is not contingent upon repairs/replacements being rendered. Please refer to the contract under Customer Service, Number Two.

I went with First American because the seller paid for first year and realtor recommended. They have been awful. 5 visits at $75 to repair AC leak. The firm they used is not the best, couldn’t find the value to release the water in the system so flooded the sinks and tub. Charged me to put in another valve (not covered and not needed). Plumber tells me the work was in necessary. There was a valve running outside. Complained to First American - no refund no concern at all. My bathtub was leaking. They sent a plumber who was there less than 5 minutes and said he didn’t know where the leak was coming from just easier to replace the tub system. Well that’s not covered and they wouldn’t send another plumber unless I hired a plumber.
It has been an unpleasant and time consuming experience. I included pool equipment too. Fortunately nothing went wrong with that. I am new to Houston and asked friends about better home warranties. I wouldn’t use them again if they were free. Customer service is awful, providers are sub par and they just don’t provide any value.

One of the worst experiences I've had. It's been 2 months since I opened a service request for a bad Dryer. They have yet to fix anything and fail to provide updates as promised. My wife with RA has joint pain and is having to do laundry elsewhere, hauling our laundry around. I unable to help her because I have to work. First American doesn't seem to care about any of this. They could have replaced my unit by now, but are choosing the cheap option of trying to replace parts, without even knowing for sure what the problem is.

I had a ceiling fan go bad. The contractor came on time, diagnosed the problem, got a ceiling fan and replaced it. No hassle, no arguments. I've always had good luck with First American. I've used the coverage several times and never once had a problem.

I'm able to make the request for service with First American very quickly and they quickly provide a vendor that's gonna come and fix things. I've had them for about a year. It’s really the service provider who they are contracting with that I have the most relationship with versus the company. So far, all of their service providers have been very good and nice and efficient in communicating.
The flap on the dishwasher where you put the soap in needed to be replaced. Based on the email that I received from the vendor before they were going to do the service, they were very responsive. They told me a couple of days in advance what time they were coming, who to expect and then that morning of, they actually followed up to say that they were 30 minutes out. The vendors that provided the service were very nice. They did an assessment when they first came out and they said that they had to order a part and they'd let me know as soon as it would come. The part came pretty quickly and then they set a date right away to install the part. Everything has been wonderful since they installed it.

We have had First American Home Warranty for approx 2 years. We have had 3 calls to them. One for our furnace, once for our central air (they completely replaced the unit) and one for a plumbing issue. First American was very curious and timely. We got out furnace fixed, our central air replaced and plumbing issue fixed with new faucets. The subcontractors that came to the house were very respectful, friendly and cleaned up completely after their service. I highly recommend 1st American.

Garage door opener not working. Overall good service but I think the year and number of trouble calls Should be consider if unit gets repair or replace. This was the 3rd trouble call and they were going to fix it again. I decide to tell the repair technician to just replace the unit since this was the 3rd trouble call and the unit was 19 years old. I paid the whole amount for the new unit with installation. Paying the home warranty didn’t help on this case.

It seemed like a smart idea to go with First American. I had a recent claim for a clogged sink. The whole claim process was a little weird. Where I live, they didn’t have a technician, so I had to find my own. And with the gentleman, at first, I was misunderstanding. So, I was getting upset. But then, when I understood the whole concept, everything was fine. The guy came out, I paid upfront, and then I received a check for the amount I paid. The reimbursement took about two weeks. But they did stay in constant contact with me, which was really nice, in letting me know that it’s been submitted and they were just waiting for the check to drop.

Had filed a service request for my pool timer that is not working. On the contract book that I have, it clearly says that timers are covered. When the contractor came and did their assessment. The reports came back that it is the timer that controls the pneumatic system that is not working. Now First American called me saying that they will not cover it because it is part of the pneumatic system which is not covered. Contract they gave is really misleading. It is really useless buying their home warranty insurance. They should’ve specified on the contract if they won’t cover any timers specifically. It’s upsetting.

I have been pleased with everything except for one provider who is not good. I had two experiences with this provider and I let First American know I didn’t want them and they tried to insist they come. I had to make a complaint and finally they won’t try anymore to have them come. I looked this provider online and they had multiple complaints that were the same complaints I had! I have suggested First American not use them but I doubt they will listen!

Kitchen sink. My problem was fixed and I am satisfied with the technician. I was called within a reasonable amount of time from the time I reported the problem. When the technician arrived, he showed a professional concern to my problem. He did not waste any time to figure out what to do and followed through right away. Great experience, we had 2 major appliances go out in the same month, our tankless water heater and our counter stovetop. Both are over 25 years old and parts not available for. They did not even bat an eye, just replaced with new ones, no arguing about it, they just put new ones in! Zab Enterprises fixed the plugged toilet in less than 5 minutes with a Milwaukee 6 ft. snake. I only have a 3 ft. snake. Pouring hot water down the plugged toilet didn’t unplug toilet either. I injured my ribs while trying to carry the hot water.

Very disappointed with service so far. I can’t understand how it’s 6 weeks with no heat in the winter. My husband is constantly having to call. We’re told it’ll be fixed on a specific date and then no one shows up. It doesn’t feel like they care about our dilemma. Why wouldn’t the warranty company just use a different vendor? How hard is it to get us heat? We’re running multiple space heaters to keep warm. Our electric bill was $360 this month - in the winter!!! We’ve loyally paid our warranty bills for almost 3 years. I love the company. I've had them for 12 years and most of the time, I've never had an issue with them at all. The last time I had services though, I prepaid ahead of time and I had to pay the service person again because he said if he knew that, then he wouldn't have come. I sent First American my receipt to get a refund of $75, which I paid online, and I still haven't received it yet. Still, the people they pick usually call back really fast and show up when they're supposed to. I like the companies. They come out and send somebody out to see exactly what's wrong. If they can fix it, they will and if they can't, then they'll replace the item.

It was surprisingly simple and it was a pleasant experience considering that I had a plumbing issue going on in my house. I called it in and there was an automated service. So, I entered the information, as well as my payment information, then they had somebody call me and follow up. I had somebody out within a couple of days. I'm usually not comfortable with strangers in my house, but I was very comfortable with the contractor who came. He was very professional, making sure that I didn’t have any questions and that I understood everything that was going on.

The technician that came out was fine and he did what he needed to do. He put a brand-new motor three and a half weeks ago, but then that motor failed. So, he was out this past weekend and put in another new one.

I made a claim for my pool pump on 2/9/2020. The pool tech came out on 2/12/2020 and suspected electrical problems so he forwarded my claim to an electrician. The electrical company contacted me and I missed their call. I called them back to schedule an appointment however they told me they were too busy to make an appointment with me and that I should call them back. Then after I became concerned with what they told me, they said they would call me back which they never did. My husband looked at the panel box and replaced the breaker to the pool pump because it looked broken. I called FAHW and explained how the electrical company handled my claim and that it was 5 days after that incident, and if they could re send the pool tech since we changed the breaker and hopefully he could give a diagnosis on the pool pump.
FAHW bypassed the electrician request and sent the pool tech out again. This time the pool tech was making determinations that there is still an electrical problem and it is probably underground but that an electrician still needed to come out to diagnose the electrical problem. He forwarded my request to FAHW and the very next day I received a call from FAHW telling me that they denied my claim based on the pool tech’s impressions. I asked FAHW how could they deny my claim based on the pool tech’s impressions if he is not qualify to identify electrical problems and I asked them to send the electrician even though I was not happy with how they handled my claim before but at this point it was important to me to get a legitimate diagnosis since this was done yet.
However FAHW was not willing to understand my concerns or help me with my claim. They continue to state they were denying my claim and it would not be serviced by them and I needed to hire an electrician at this point. So at this point I decided to cancel my contract since I was still within my first 30 days for a full reimbursement; This is what the representative informed me when I signed up with FAHW. If I was not satisfied with FAHW within the first 30 days I could cancel and be fully reimbursed. Well I was lied to because as I was canceling my contract I was just now being told there was a $50 cancellation fee and the days I was covered would be charged at a daily rate so my refund would be less than what I paid. Their reason was that I opened a claim so I was covered for those days. I could not believe this!
I told them I was obviously lied to when I signed up then. And to my unpleasant surprise FAHW representative said I should have read my contract because it is all on there. I told her when I signed up I did not have the contract so I trusted I was receiving honest information from the representative who signed me on but unfortunately I was simply lured into signing on with FAHW. And the $75 service fee I paid for was not reimbursed because that is non-refundable period! Even though I did not receive a completed service... Anyways I took my losses and canceled with FAHW immediately. I have learned so much from this experience and I am simply sharing in hopes that this information can help someone else. Peace.

So far, I’ve been happy with First American Home Warranty. I’ve had a couple of claims submitted. It was to check on things. One thing, they did a minor fix, and everything was really prompt. The technicians were also very nice and very helpful.

I started out with a shower valve that would not balance the hot and cold water, they sent out a "technician" that replaced the cartridge and when he left the shower would not turn off. So far no resolution. They are unable to use a different plumber according to Brian at First American and the plumber won't be in our area for another week. Keep in mind our area is Southern California. First American said they will not pay for the water running down the drain, nor will they pay for consequential damages due to capping off the showerhead to prevent the water from running. They also said they would not pay for me to call another plumber. We won't even discuss the mess left on the bathroom floor when the first plumber left. At this point I find that this company is absolutely worthless.

Requested service for backed up drains. This one day before holiday weekend. I was assigned a service number. I said this was a major problem for us. Received a service number from FAW. When no one called me I called the selected plumber. The response was no one could come sooner than three or four days due to backlog and holiday. I hired another plumber and they responded the next day. This cost me 3 $300.00, out of pocket. For the first time FAW had failed me. I would like a refund for this expense.

I had to have my 30-year old Maytag washer and dryer repaired a couple of years ago, and they sent a guy out. Once he did whatever he did, when we turned it on, it made a horrible noise. We called the guy back and he never came back. It was making that noise for at least two years or so. When the dryer stopped running altogether, they gave me somebody to come out and they didn't call. So we called them. They said, "Oh, they don't come to Camino." I live up in the hills a little bit, but it's a populated area. So they gave me Q Plus. I called them and Victor answered the phone right away, and I explained to him. He said they could come out that day.
He came out and took everything apart and what had happened when that other man did what he did, a comb fell into the blower and it broke the blower. This man from Q Plus completely fixed it. He and his helper were here for hour and a half and they were absolutely wonderful. It's like I have a brand new dryer. It's quiet. It was wonderful. So I would give Q Plus an A-plus. It's nice for somebody to come and do it fast and take care of it, and not make me wait two weeks.
We had another warranty company for a long time before and when we went to American Home Shield, it's been a little bit better. I have three houses that I pay for that they cover. They've been pretty good. My daughter had a claim for the air conditioning unit in the other house. There was a little minor thing and it had to be taken care of. She was very pleased.

I’ve submitted my claims online for last year or two. It’s much easier and much more efficient. When you submit the claim, they usually give you a reply within a few hours of a telephone number and who they assigned it to. And then they call you most of the time within 24 or 48 hours. I’ve had occasionally where they never called and I’ve had to call them.
Some of their contractors don’t speak English. I find it a little bit difficult occasionally communicating. Like when I had a stove and I didn't know what was going on with it and I had to pay a lot of money and then I called. It was all confusing. It was all solved, but it wasn’t covered finally on the whole situation. But the work seems to be adequate. Sometimes I’ve felt that they didn't have enough insight into what was going wrong. When First American sends someone out, they have to be able to do the job and know what's going on. But overall, I’ve been very pleased with the service.
Occasionally, when you call for help on their line, you get someone from some place out of the country. And sometimes it’s difficult when speaking to someone and they can’t give you an answer on a situation. I’ve had a few troubles where things have not been covered and I didn't know that. I had a drain that was plugged outside the foundation of the house and when I called for help, I had trouble getting some answers. It wasn’t a language problem. They all speak English well. It just was they weren’t aware of what was going on. They were not as well-trained in the customer service division.
I recall a few things that I couldn't get definitive answers and had to speak to a supervisor and the supervisor never got back to me. If you got a problem, you wanna get someone out there as quickly as possible. But most time it happened, it was not covered and they were able to sort it. But it didn't make any difference. Overall, First American is a good company. I’ve been very happy with them.

I used to do real estate in Southern California and I used First American title a lot and they were always a wonderful company to do business with. I haven’t done real estate now for 8 years but when I went online looking for a company, I saw First American's name and went with them. We had them sent someone out for our water heater and the guy repaired it.

I had difficulty placing a claim for my garage door. Basically, I couldn't get it open. I'm 82, had a low back fracture and an upcoming appointment with my doctor, and I couldn't get my car out of the garage because the door wouldn't open. In placing my claim, I explained to the customer service rep that it was an urgent, almost emergency situation, but they said I would get a repair person call within 2 days. They assigned a contractor who I called and said he couldn't be out for two days.
When I called customer service back, several times they said they had no way to expedite the service. I then called a garage door contractor I had previously worked with who came out in one hour and replaced the spring on my garage door, and I was on my way. Several attempts at getting reimbursed were rejected because I had not used the assigned contractor, even though I had told First Am that I intended to use my own contractor due to the urgency. A totally frustrating experience.

I have been very happy with the service provided by American Home Warranty. My washer drum was not working properly. I called AHW and was told someone would contact me within a couple of days. The repair company was very quick to respond and the repairman they sent was professional and knowledgeable. AHW received their report and within a matter of days informed me that the washer was not repairable and they would replace it or send me a check for the replacement value. AHW sent me a check within 5. Since the replacement was a different brand I added to the check and purchased a dryer also. This was necessary because I had Samsung Stackables and replaced them with GE Stackables. I am extremely happy with the service I received through the AHW Company and have already recommended the company to friends.

Our tub was clogged. 2 other plumbing companies had come out first. The first company said they would need to go under the house to repair the drain. The 2nd guy showed up and didn't have the equipment to snake the drain. Finally, the 3rd plumber came out, snaked the line and all is well now. It took him 15 minutes..

My fridge failed and I was offered a replacement or cash and since the replacement did not meet my specs I took the no hassle check. The fridge was delivered within the timeframe estimated and was installed requiring a door side change which was done quickly and all turned out just fine.

FAHW is a great home warranty company. I had horrible service with a different company before switching and the difference between the service was like night and day. I would and have recommended FAHW to friends and family. Worst home warranty we ever have. We got the warranty when closing from the title company/lender. Please get your money back and buy warranty from another company on your own if you can. We requested plumbing work. I totally understand some conditions are not covered. But the contractor didn’t fix the problem and did the wrong diagnosis, so we have to find a plumber on our own and start it over.
What’s more, they still want to charge me based on this even when it is clear that the contractor did nothing right. So I dispute with them. I explain the situation; they ask for my invoice from my plumber. I submit the invoice and the check we used to pay; they ask for the plumber’s contact. My plumber already told me not to share the contact and I’m totally understand as the warranty will keep bugging him. The customer service is so bad and too hard to work with. They are keeping asking for documents other than find the problem and solve the problem on their side. I’m very frustrated and regret to choose this warranty. I have spent almost $500 for the warranty fee, now I need to spend $75 for nothing.

The contractor that did the refrigerator, B&B, did a good job. The one that did the AC work, Islander By Choice, had to order a part and it took a little while for it to get here, but they did a good job too. I've had First American for 7 years and my only gripe about them is their automated phone system. It’s awful. It doesn’t give proper options. It’s extremely limited and you can’t always convey the issue clearly to the system ‘cause it won’t let you. I don’t like it at all. I have a pretty large company, and my whole approach to problem-solving is it’s one-on-one with a live person. I don’t approve of automated systems for that use.

First American Home Warranty is usually fast and comes when I need them. However, a couple of years ago, our kitchen sink was clogged and some guy came out. He tried and said, “Nope, it’s not gonna work. You have weird pipes.” We had to pay him and he left. The vendor wouldn’t do anything for us even though we paid them. We had to call out Roto-Rooter and they fixed it in five minutes. We had to pay $200 out-of-pocket. Trying to get ahold of First American to talk about why the company did not wanna do their job was rough. But when we had our garage repaired, it was totally worth it. We've been with First American for 10 years and never even thought to switch.

Technician checked lines and made sure everything was flowing and draining properly which fixed the loud sound that the dishwasher was making. The first plumber sent by FAHW from Ohio Town & Country had us bash a big hole in our hallway which we had to pay for. He couldn't find any leak so we had a second plumber come in. The second plumber thought they found the leak, left then came back to fix it. When they did, they said that they thought the leak was from something else. They have since tried an alternate solution and now we have to get a drywall person to fix the hole that was bashed in.
Typically, FAHW doesn't cover any of the drywall issues. But then, it was their plumber who ordered us to bash holes into our walls and he didn't really know what he was doing. So, we have not used the full amount of FAHW's check that they sent us. I'm gonna refund that to them and ask them to cover the cost of this drywall bashing and repair. All in all, I was happier with the second group of plumbers, RCI Mechanical even though they changed their diagnosis. They didn't require cutting drywall away. We've kept First American Since moving into our place nine years ago trying to have peace of mind in case something goes wrong. Once in a while, we think about switching providers in order to pick our own contractors. It would really help if FAHW would cover the repairs we need. We've had plumbing problems ever since we moved in and I have paid thousands of dollars in drywall repair now for people who keep instructing us to bash holes.

We've had FAHW since we purchased our house in 2003 and they usually get our issues resolved for us. Plus, it's easy to file a claim with them. We had an air conditioning issue once though and the tech was terrible. I had to go to the president level of the company to get my problem resolved. Still, the other techs we've had have been fine.

Took 4-5 days to get from First American Warranty to the contractor. When the contractor got it they called me right away. I was without a refrigerator for almost a week and lost a lot of food which was unacceptable.

Hot water in toilet. I explained the problem when I called. The plumber who came out did not think the warranty would cover the repair. I received a call from the warranty company confirming that it was not covered. I had a similar problem with electrical. One of the contractors I spoke with told me the people taking the call were not informed and would send out contractors even in instances where repairs are not covered. Seems like a management problem to me.

Gas water heater stopped working. New water heater had to be ordered and installed. Service technician from one company came in for an assessment. He determined it needed to be replaced. First American then sent a second technician from another company to confirm. Once confirmed, the second company was used to complete the issue. A new gas water heater was ordered and installed. We had to wait a few days for the water heater to arrive, but once it arrived, the new company returned to complete the install. It was completed in under 3 hours. Not everything was covered in the warranty, so there were some additional out-of-pocket cost for parts and service. The water heater and installation was covered.

Once the decision was made to replace the dishwasher, my experience was great. However the time to come to that conclusion to replace was too long. The time it took to get a serviceman was too long. Then he had to order parts after diagnosing the problem. Then the parts came, and that took a few weeks. The parts sent were incorrect, because one part wasn't still being made. Then the company had to decide whether or not to replace the washer or continue looking online for the part. All in all it took about a month and a half to finally have a dishwasher again. If time is money, that dishwasher would be quite expensive!

Everything is going well with First American and our most recent claim went fine with one exception. A young man came out here and repaired the plumbing system, and he had to cut a hole on the wall. He told me that they didn’t repair that so they would be having somebody come out here to fix it. But nobody ever showed up to fix it and it has been about a month now. I understood that he’s a plumber and not a Sheetrock man. I didn’t have a problem with that. My problem was that nobody ever followed up on it. Then I dropped it after nobody showed up and I have since had it fixed. That aside, they responded very quickly and did a good job on what they came out here to fix.

We have had a gas leak for over a week, which means we have no way of cooking, heating the house or having hot water. It is almost below 50 degrees in our house and we can barely function. They keep putting us off and we feel like it’s an emergency. This is the second time we have been without heat this winter. The first time was from December 13th to January 10th. We have been unable to live in our new home but we are paying thousands for our mortgage. We are attempting to seek legal action at this point. Please, do not spend time entertaining this company. We have been scammed.

Bought a house and this company was the sellers warranty. Hot water didn't work, house was bought on contingency that water heater would be fixed before we closed. A month went by and we still didn't have hot water. This company sent 3 different plumbers to my house 4 times and nothing had been accomplished. First plumber said they can change the water heater without taking down a wall. 2nd says, no, the wall has to be knocked down. 3rd comes to install upgraded water heater but can't because the wall is in the way. I hear next that they are reviewing the option of going tankless in order to avoid the liability of knocking down a wall. Next day someone shows up to knock down the wall. Plumbers come a 4th time to look at it, comments on the asbestos, insists I should have a tankless to avoid this again. I say great I'll pay the difference for the upgrade. Warranty company says absolutely not, can't take on that kind of liability.
They were sending out a 4th plumber to look at it - not to do anything, just to look at it, again. I refused them coming and out of frustration and accepted a buy-out and paid the plumber an additional $1700 out of pocket for this fiasco to be dealt with. THEN after accepting the buy out, First American sent the cheque for $1500 to the sellers and not us, even though we told them over the phone to make sure it goes out to us. Even after telling them we haven't been receiving any of their emails because they were sending them to the sellers realtor. They updated nothing and sent the cheque to the wrong person. It is unbelievable the level of terrible this company is.
Initially home warranty said we could upgrade, then someone else said no. I was ready for a 40 gallon tank to be installed, but it doesn't fit. So I wanted a tankless since a wall had to come down to do this and so I can avoid this again in like 7 years. Warranty company wouldn't co-operate with that despite being being led to believe several times throughout the month of no hot water that this was an option. If I knew it would end up like this I would've kept the wall intact and installed a tankless somewhere else in the first place. Due to being told different things I kept going along with an ever changing plan believing in a few days I'll have hot water. Listen, we went a month an entire month without hot water. That's the kind of service you're looking at with this company.

First American always was very responsive. They were my home warranty company for a house I have down in Scottsdale and I never had a problem with them. When I bought my house up here in Prescott, it came with a different home warranty and they were worthless. So then I put First Warranty on the house I’m in now. I transferred over to them a couple of years ago. I do claims submission over the phone, which has been easy. I’ve only had one problem and I’m having it now.
I’ve had someone come out to fix my garbage disposal and that was done. But then I had the guy come do my dryer because it wasn’t working. It was taking an hour and a half to dry clothes. So he went up on the roof and cleaned out the lint wrap then he said it was fine. But it’s still not fine. Now, instead of an hour and a half to two hours, it just takes an hour and 15 minutes or two long cycles. I separated and put in very lightweight items, and it wasn’t even a huge load but it took forever. I’ve had to put it through twice. He never even checked the heating element. He wasn’t really as professional as most of the contractors usually are. I really need to follow up with First American to let them know.

Contractor somewhat rude and hard to work with. Original leak reported during the holidays along with serial #, make and model. Contractor unable to send anyone for a full week and that was only to determine extent of repair (a 15 minute maximum call). Afterwards it was determined parts had to be ordered and we had already lost a week! At that point I contacted FAHW and was informed of ways to expedite parts order. Contractor unaware of possibility of expediting and insulted that I would be the one to tell them to talk to FAHW. Eventually FAHW and contractor got together with urging from me and parts were expedited. I was able to track parts delivery and push for an appointment to fix the dishwasher. Work was well done, but took 3 weeks and a lot of follow up!

I submitted a service request to replace 2 exhaust fans over the phone but when the technician came he only fixed 1. I called their office and I was on the phone more than 30-40 min and I talked to many people and explained the issue many times to all of them, but at the end they basically said I'm lying and I only requested 1 exhaust fan to be fixed. They charged me $75 service fee for a exhaust fan motor that costs only $15 and takes 5 min to replace. Absurd!

We had a problem with our freezer that kept defrosting. The warranty company assigned a contractor who came out to fix the fridge. They did not do it properly and had to come back. The next time they came back they still did not fix the issue. When I called back I was very frustrated because my freezer kept defrosting and it had been going on for 3 months. They told me they were going to get me a new fridge at that point and I would hear from someone in a few days. I never heard from anyone and had to call back in.
At that point they told me they changed their mind and they were sending someone back to fix it. The person that came back tried fixing it on two more separate occasions and it is still broken. All First American will do is keep sending someone back to try to fix it. So I have had a broken fridge for 6 months. They told me I could get a mini fridge and would reimburse $75 for it after I submit the receipt. That was almost 3 months ago. I have called in twice now to see where the check is. Both times they said it looks like it was never processed and they don't know why. Now I am receiving notifications from them that it is time to renew. There is absolutely no way I would ever renew with them.

Replacement and installation of double oven. Sent service technician, technician observed problem and filed results found. Representative called and informed me of problems and suggested solution offered by company. A new oven was ordered, delivered, and installed. Technician was courteous, on time and very professional. They installed the new oven and hauled away the old one and all shipping debris. I am very satisfied and would recommend this service to all homeowners.

Dryer booster fan. They came out to check the fan, but found out that it was not covered by the warranty. But they were kind enough to refund our service call because they did not know that it was not covered at the time we made the arrangements. First American Home Warranty was very courteous during this time. The people we dealt with over the phone were extremely nice.

It’s sometimes slow trying to get a contractor, like perhaps a plumber. If you put in a claim for a plumber and you got a water heater situation, it takes probably a week out. That means the family’s got no hot water. The contractors can be doing better to provide service for the people but the reps at First American are awesome. I’m very satisfied with First American.

They sent out a service tech and my Dishwasher was beyond repair, so they replaced it with a new one with similar features. The delivery company brought the new one and hauled off the old one, I did not need to wait for someone to install it as I did it myself, just had to go to the local appliance store to buy an adapter for the waterline. No big deal.

Morgan Plumbing fixed the hot water shutoff under my kitchen sink by tightening the bolt behind the valve. Also noted that the water shut off valve to the house was leaking and needed tightening of the bolt on the valve stem. He also tightened the similar bolt behind the outside faucet and used to leak. Very thorough and polite. Very helpful for an elder person that can't do these things or has the knowledge about these plumbing issues.

We got a 2 year home warranty as part of our home buying process, which turned out to be a very good thing immediately. We got into the house to discover that the plumbing started backing up into the garage and bathroom with the first day. I called First American and was given emergency status, so we had someone out within a few hours and our plumbing was fixed. They didn't even balk at us needing their services with days of signing for our home. I highly recommend them. We are already talking about extending our home warranty when our current warranty ends.

Quick service after initial telephone call. Repair service called the same day to schedule a visit. Technician arrived on schedule and diagnosed the problem. He ordered a replacement garage door opener which arrived in the next two days. He called upon arrival of the item, scheduled a date to install and completed installation quickly and efficiently.

3. 2nd tech came out and diagnosed the problem.
4. 4 repair techs were scheduled and couldn't get their parts coordinated so many days were wasted sitting around for nobody to show up!!
5. Repair tech comes out and "fixes the problem" but not really.
6. Refrigerator begins leaking all over the floor from the repair.
7. Call 6 times and speak with multiple reps who of course blow me off.
8. Finally today, (still within the 30 day window) they "exclude" the refrigerator and tell us that they can no longer make repairs to it after they damage the refrigerator that is now leaking all over the floor and has caused damage to the entire refrigerator unit. Right, you (well, the tech, actually) damage my refrigerator and now refuse to fix the damage because you've "excluded" it. Nice trick!
9. Your company is so interested in TAKING ADVANTAGE OF PEOPLE that you won't even provide a method of recourse. So, after being blown off by the "PERSON WITH THE FINAL SAY - Carissa **, I found the info for everyone from her up to the COO. Point is, fix this garbage, stop taking advantage of people regardless if they are a 100% DISABLED VETERAN LIKE I AM and be a decent company. My next phone call will be to Mr. Matt Wendl.

I would not recommend this company at all. They offer CRAPPY appliances & their customer service is a joke. We got our dishwasher replaced four months ago. The dishwasher they gave us NEVER cleaned properly & after about 3 months stopped working completely. I was unable to get in contact with the manufacturer after multiple attempts so I called First American to see if they could help. They made a phone call & scheduled the appointment. They are now saying I owe them a $75 service fee for making a phone call to the manufacturer for an item that was covered under a warranty.
Needless to say we found another company who actually gives you the option to choose what appliance you want & give you the option to cover the difference of what they pay. All of my coworkers are switching over too & will no longer be purchasing this warranty for their clients who purchase homes. They literally just lost thousands of dollars because of this but I’m sure they won’t mind. Just happy they showed what they’re about before we paid them for another year & continues to purchase this crappy contract for clients. LOOK ELSEWHERE. Find a company that doesn’t require you to enter a contract.

Our warranty was included with the purchase of our home. We requested service on our garage door, our hot water heater, and our air conditioner. In each case, the contractor flatly refused to perform the service necessary to actually correct our problem, instead doing the bare minimum of maintenance to let the appliance hobble along for another month or so. IF you have to use this service, the only way to get your money's worth is to pay a third party to diagnose the problem in very specific detail. This costs more of course, and it's still a gamble whether they'll find some way to wriggle out of fulfilling their obligation (as they did with our AC). This business is essentially fraudulent - their entire business model is to find ways to avoid doing what they've committed to do.

Our records indicate Big Dog Plumbing Services LLC reported your water heater needed to be replaced because it was leaking. You accepted the cash payment in lieu of the replacement. Please be advised, the check was mailed on April 26, 2019 and the claim was considered closed. As for the garage door claim, Professional Garage Concepts replaced the springs on or around August 14, 2019 and your claim was considered closed. Lastly, in regards to your air conditioning claim, First American dispatched Master Tech Service Corporation who added Freon because the system was low. On January 23, 2020, First American recalled Master Tech Service Corporation who found no mechanical failure to your air conditioning system. You stated you were still experiencing the failure therefore, First American dispatched Royal Air Heating and Air Conditioning who also reported the air conditioning system was working properly. As such, your claim was considered closed.

I had a Sears brand washer that gave out. A part for it was back-ordered and was hard to get so I was without a washer for two months. I told First American how many loads I had to do a day and how many times and they offered to send me some money to compensate for spending the money on the coin operator. Finally, the part came in but it didn't work. When they found out about it, they said they were gonna order another part. I've already waited two months for that part. Then First American decided to scrap the washer and get me money for a new washer. They took forever to do it because they went through the purchasing department. The check they promised me never came. Finally, that got rectified. I have taken out their policy with First American for 13 years and I'm their worst headache 'cause I don't give up.
I was finding out that First American didn't have the most reputable people. The good companies don't wanna work with them. I had three new toilets put in the house which took a long time but there was no problem there. I started having a problem with my toilet upstairs and First American sent a plumber out. This gentleman took my toilet off in my master bedroom and told me that my toilet was not installed properly. There were 10 and 12 inches, which doesn't mean a lot to me. Then they said that they were not gonna cover that toilet any more even though they were the ones that hired the plumber to put them on. A year later, I was talking to a customer service representative who called to see how things were and I told her about the toilet that was not covered anymore. That's stupid 'cause I'm paying the premium and everything. The rep got it reinstated.
The other day, I was talking to First American about something else and I brought this hole in my ceiling. They couldn't find anyone who would sheetrock a small area. That is a major job ‘cause you have to cut off, splice and tape it. It's like a three or four-day process and that means whoever does it has to come to my house every day for four days for 36-inch by 36-inch hole. I finally went out on my own and found someone to do it. I sent them the bill and they told me it wasn't authorized.
Every time you call First American, it's a different person. They tell you they're gonna turn you over to a customer service representative, but that doesn't happen and then they never call you. Then they give you a number but it doesn't work when you call it. Then when you call back to tell the guy who promised you $75, his extension was no longer working. Then whey they looked into my account, it was not noted there.
Anytime an appliance goes bad, even though they've been working with you over a month and it hasn't worked, they have to go to the purchasing department when they offer to replace stuff. Then the purchasing department has to surf the internet looking for a comparable piece 'cause they've offered to replace stuff. But you can wait a lifetime for it. They make it so bad that you just go out and buy the appliance yourself. They're also slow in paying people. For the small things, they come right out with no problem. I got a new refrigerator and a water heater that didn't take too long. I've also gotten garbage disposal. They also came through with my defective stove, but it took a long time. The other day, I had an electrical problem and they sent someone out. He fixed it and he was gone.

I was assigned a special rep who was outstanding. I am satisfied ultimately however what I had to put up with originally was terrible customer service. I was without a stove for a long time and had to be on the phone a lot with people who would not do anything. Once they got assigned Mariela we got a satisfactory settlement.

I will never buy or recommend First American Home Warranty. The first time I used the warranty was when my garage door belt broke. The company denied all costs because it said a couple of hinges had hairline cracks in them which could have contributed to the belt breaking. The next bad experience came when my oven stopped working before Thanksgiving. It is still not fixed 2/24. (over 2.5 months). FAHW is terrible. They sent someone who diagnosed it was the board. FAHW ordered a replacement and the repair place never came out and wouldn't answer calls. I called FAHW who said they would escalate in 48 hrs if they didn't hear back. I waited and called 4 days later to get the same message of give us another 48hr to try..then we'd escalate.
After another 5 days they tried to do that again and I was able to scream my way up the chain to get them to reassign the work. I had to take another day off for the new person to come out and decide it was the board. FAHW ordered the wrong board so another day off wasted for them to not be able to install. The next thing I got was that they would take the board out get it fixed because they couldn't find a replacement. I used the model number and found many replacement boards and told FAHW I wanted a replacement board and not for them to fix. They said per our contract that fixing the board was allowed in the contract and that was my only choice. Hmmm, you would think they'd be able to find the right board and you'd think they would at least try to make me happy after all the problems but...nope! Funny thing is they want me to renew for $1200. You are warned...do not sign with them! I did have 1 good call with a garbage disposal.

When I first got a home warranty from First American, I thought the $42.50 monthly charge was a bit too much. Then my HVAC system broke down. If I didn’t have that home warranty, I would’ve had to shell out around $1,000 to get the HVAC system fixed. For that alone, I feel like I’ve already gotten my money’s worth.
