I left messages on your extensions and no reply. I asked for a cash out and won’t do. The worst experience and won’t renew my contract after many years of paying you.

I had two items on the repair order, a ceiling fan and an attic fan. The ceiling fan could not be repaired and was replaced with a fan of lesser quality. The attic fan was not able to be repaired because I was told it needing to be repaired and then break again for them to repair it. The power cord was detached.

Garbage disposal repair, they did a great job and we're satisfied with their work. We would recommend them to others, very professional and they were very quick as well. My only suggestion is that they wear face coverings and use gloves when entering people's homes as a precautionary measure, other than that they did a good job and came in the expected time frame.

While we have ended up with satisfactory resolution to our warranty repairs, lately the company seems to be slow and reactionary to issues rather than being proactive and tracking down vendor problems. Last service call had the responding company not show for appt and not contact us. FA gave us vendor pH # rather than take charge and get involved to reschedule and find out what happened. I lament the death or severe illness of true customer service. Haven't switched as I have not heard any other warranty companies are better. It's not all mediocre, overall it has been cost effective for our A/C and clothes washer and dryer, I just want them to care and be proactive.

I hadn't worked with a warranty company before but their claims process was very easy to work with. They have an online submitting system that I found to be very easy to navigate. So in terms of submitting claims and then getting people in to take care of issues, it was very simple. The only complaint I would have is that there is limitations to the contractors that I would work with. We had a couple of contractors that were not really up to par. But that being said, First American was very good about switching over to somebody that was responsive, and so we didn't ultimately have any issues from that standpoint.

We never had such poor service before. My mom is an elderly person with health conditions on a fixed income, along with her disabled brother. She has been buying First American Home Buyers Protection Corporation/Warranty since 2016, only used it once. On 6/7/20 a call was made to Customer Service regarding bathroom sink broke & pipes gushing water everywhere so emergency service was requested / $75 Fee for Urgent Request for Contractor TN Plumbing Inc. We paid upon request & waited until the next day. No call back so we called the TN Plumbing contractor ourselves, after holding being told they will call us back. COVID is a concern with no water use.

We notified First American Home Buyers Warranty Customer service several times regarding the urgent need & paying an extra fee for emergency service with no resolved outcome. Just rude responses to hangups, etc., so we had to beg for our refund/file a complaint and Hire a Plumber which costed us $690.00. It's a shame to charge along with pay for monthly service on a fixed income on time to get treated with disrespect. I will never understand such policies are taking from the elderly & disabled. In this time of crisis we need proper hygiene. Washing hands are extremely important during COVID. My heart breaks for her. Just putting it out there. Thank You Allstar Plumbing for saving the issue at hand. Hopefully we can get the Refund deserved & cancel the Policy.

We called First American Home Warranty at the end of May to send a contractor out for our tenant's leaking fridge. They assigned All Desert Appliances in Las Vegas. The fridge has been leaking and freezing the tenant's food, Fernando (technician) came to the unit and was there for about 10 minutes. He instructed the tenant to leave the fridge disconnected for two days and it should be fixed. Here we are beginning of July and the same problem is happening. Except now, it has been past the 30 day warranty period so now the tenant has to PAY AGAIN out of pocket during a pandemic to send another contractor out for the SAME ISSUE. I hope All Desert Appliances does not scheduled once more because they clearly did nothing the first time they went out.

The home warranty company clearly has no sympathy for an unemployed tenant that has to keep paying out of pocket for the SAME problem that should have been fixed the FIRST TIME. I spent an hour on the phone with them today and they just kept saying it is past the 30 day period (by 2 days!!). Find a better warranty company, these guys do NOT CARE!

We schedule with First American whenever we need service. It's pretty easy to do and it's reasonably priced. Also, their customer service is easy to contact. There may be some more inexpensive options, but we like to go with First American because they have coverage for a lot of major appliances. We've always ended up buying homes with old air conditioning and First American has pretty full coverage for it in case. We've never had to use it.

We've had trouble getting a good person for plumbing. Plumbing is one of those things that needs to be done right away. It seems like First American might have limited contacts in our area. We called twice for a plumbing call, and the plumber hadn't shown up or hadn't scheduled with us. We ended up canceling and getting a plumber on our own and paying out of pocket just because we couldn't get it fixed right away. But the electricians and everything else has been good.

When we purchased the property, First American was the home warranty that came with it. We’ve had good and experiences. For some reason, the part I have wasn’t covered. There was always a reason why something was not covered. For the most part, the contractors have been okay. But because we were such in a rural area, sometimes it could take about three weeks before we see someone. So it would get to a point where after three weeks, they would say, “Okay. You find somebody because we can’t find somebody.” It was an AC. They couldn’t get somebody out there, so I had to find somebody to come out. Still, it was taken care of.

I like that option as well because it's a lot easier than doing it over the phone. The contractors that they've sent out have been fine, too. But we had one guy for our dishwasher and I didn't know if he had an issue with the company but the work got delayed, so they sent another person out. First American should improve the scheduling of appointments because it took a week to schedule that company for the dishwasher. I had issues this summer and they've taken care of all of them. The contractors that I've had were fine. When we got our policy, we included our pool. One time, First American found somebody to do the claim for our pool. It took longer because they don't have anybody that will do the work. But since then, we've had to find our own and then they take care of it. I live out in the country and not in a big city, and nobody would accept the warranty company. So I found my own contractor to take care of the problem and then they would reimburse them.

First American has a computerized system. But they don't have a prompt for for everything I always needed. So I don't know where to go because they don't say, "If none of this does, then this." They were gonna send me to somebody but their telephone system is terrible. When I finally got ahold of somebody, they took care of it. The other thing was when I went through the computer, they didn't have a prompt for the appliance I had. They cover vent hoods, but there's no prompt for that. So you have to put it under cooktops because there's nothing else. I put everything in the comments, but nobody read the comments. They said it's cooktop but there was actually two appliances in one service because they were both put in at the same time. So it's kind of been confusing that way, that there was no prompt for it. I couldn't put two services in for one thing.

When I put the claim in the computer, they do respond pretty good. When I couldn't get ahold of anybody, they said it would take so long to get a response. That was pretty good because I do the email, and sometimes they would leave a message on my phone. It was not perfect but it was bearable. But the problem has always been getting ahold of people when using the phone system. They would tell me to call the rep and give me the extension number but I would always call that number and never get that person. They would say that they no longer work in the department and I have to call the main number.

Scam to say the least. We moved into a newly bought house thinking all would be great - but who knew money-sucking predators are always waiting for you. First day - we realize the refrigerator is not cooling. So contact the warranty and they contract the service to Sears National Claim Center. First available appointment is 7 days from the call. A problem was diagnosed and parts ordered. They made us feel as if they are working so hard to get the parts approved from the insurance - duh! After the parts are ordered, the technician left and asked us to wait until the parts are delivered to make an appt. After the parts were delivered - the next appt was 7 days later. Due to this delay - the supervisor promised he would reimburse us the 75$ we paid for the service (still not received).

When the second technician came, he diagnosed another problem and ordered another part and left to repeat the cycle. The refrigerator was working at that point, but the ice maker was not. So he also ordered a new ice maker. So about a month from my first call - the ice maker arrives,, but technician cannot come for 5-7 more days of course. After the technician finally arrived on 6/30/20 - he was the rudest rascal ever (different review for that though), he replaced the ice maker with a 'new' icemaker and took the old one with him to 'dispose off'. So after 45 days of moving into new house, we dont have a refrigerator that produces ice! A week ago, the manager from the warranty apologized to my wife saying if it is not fixed, they will replace with a new refrigerator. Now they are refusing since the ice maker is 'not covered in the warranty'. My question is why lie? I would have just bought a new refrigerator!

More recently, I had to use it for a couple of times and my experience was really good with the home warranty company. Submitting a claim was good. I did two of those. For the first claim, that was completely fixed. For the second claim, the vendor who was supposed to fix the problem came here on time. Everything was good from the First American Title Company.

I wish to follow up with the second agency though because they have not completed the work. They told me that they'll be coming back but they haven't come yet. It was a plumbing work in the toilet and it was kind of a cleanup. The toilet was not flushing properly and the contractors started looking into that. The tech said he needed some more time. It would have to take a month. There was something about having some more equipment to remove the toilet then cleaning it further. He said that if that would not fix the problem, he was going to change the flush system or toilet system. He said he had to come in on that day but he didn't show up on the day he promised. But it has nothing to do with the First American. They really did a great job in scheduling the work.

They repair the things they're supposed to repair. They do owe me some money, but they'll get around to pay me. I've had a bunch of water leaks last year and the year before. They couldn't find a contractor to repair the drywall, so they told me to hire somebody, and I did. But after I hired the tech, I never got paid for it. Other than that, it's pretty easy to file a claim. They ask me what the problem is, I tell them, and they assign a contractor to me. All their contractors have been great. They do a great job.

BUYER BEWARE!!! Our realtor recommended purchasing this "home warranty" when we purchased our home. We have used the service approximately 4 times since our purchase. 3 of the 4 times they have weaseled out, claiming things aren't covered when our warranty specifically states that they are. Anything they can do to get out of covering something, they can. For instance, on our hot tub, a "booster pump" went out. They are claiming that this is a jet and therefore not covered - warranty specifies "pumps." Another time, we had a heater go out in our shop, they claim that the shop was not covered, when we specifically added it. There is NO WAY I would ever pay for such poor coverage again. I would NOT recommend you waste your time and money with these jokers. Super unhappy.

My home is a mid-century modern so it's dated and I am not able to do renovations just yet. I wanted to have the assurance that if anything broke it’d be fixed. I love the First American Home Warranty website. It's so easy to use when submitting a claim and everybody is really responsive. If you have an issue or if something has to be canceled, they will fix it right away and refund. I also really like making my payments online for the $75 fee. Their contractors are always good. I live in an area where it can be sketchy. So it's really important to me that the contractors have been vetted by First American. I've been very satisfied every time I've had to call somebody. But I had two repairmen out to repair my Samsung refrigerator and all they did was defrost the freezer and the problem kept coming back. They said that this brand had this problem but it just didn't ever get fixed. But overall, my experience with them has been excellent.

The receptionist that I spoke with for booking booked me for a different day that I requested, and they called and I said, "No, this is not what I needed. I needed this day". I normally submit my claims over the phone and I know you could do it online but I feel like I get better service when I call in. I feel like I'll know more of when the techs might show up instead of just doing it online and I'm the kind of person who thinks that if I send something, I want to know if they're gonna open it today. Other than that, I had a complaint on one technician where I told the warranty company not to send them back out there. But for the most part, the techs I had were great.

At this point, l have nowhere else to turn. I purchased my home just over 4 years ago and l have had the worst spring and summer times due to my air condition unit. In September 2017, while entertaining 17-22 people in my home, l was totally embarrassed because my air condition stopped working. I called First American Home Warranty the next business day and they sent someone out. The tech was at my home for no longer than 10 minutes and declared that l simply needed Freon in my system. I paid him the service fee and he was on his way.

The very next year in June 2018, my unit stopped working again. I was told that since it was over 30 days since my last call on the unit, l would still need to pay a service fee. I wasn’t happy about it but l knew it needed to be taken care of. The tech came out went into my attic and said l had a leak and he repaired it. But here is where l began to get concerned. Just 2 short months later, in August 2018, it went out for the 3rd time. Now, l live in South Carolina where the temperatures can reach 95 degrees and higher. I called back and l said l should not have to pay a service fee because this is the 3rd call on the same issue. Again, l was told since it was past the 30 days, the same rules applied and l would still need to pay the service fee. My Mother was here because l couldn’t take any more time off of work to wait for a tech, so she ended up paying the fee.

In July 2019, the issue arises again. I am thoroughly upset because I have called for the 4th time about the same issue and no one wants to help. I then get in contact with Carlotta ** as she is the specialist who will now be handling my account. For a short period of time, l thought she was going to help me because she said she would send someone out and l wouldn’t have to pay the service fee. The tech comes out says it’s my compressor, says it's fixed and leaves. Just 2 short months later, in September 2019, you guessed it, my unit goes out again.

Cycle repeated for the 5th time. I pleaded with Carlotta to have a replacement unit installed because only a Band-Aid is being used to patch my system up and I am uncomfortable in a home that l am paying for. I asked the last tech his honest opinion about my air condition unit. He simply said that my unit was old and it would continue to default. He also wrote on my receipt that he recommended a replacement. I mentioned this to Carlotta and she refuses to accept this. Then it goes out for the 6th time in October 2019, but the weather is starting to break and it's getting cooler outside so there is no need for air condition. I was told to call back once it starts to get warm so that there can be a “diagnosis”. A diagnosis? I think the diagnosis is that the unit is faulty (per Total Air Inc.) and it needs to be replaced…not repaired, replaced.

So in June 2020, Guaranteed Services comes out and he checks my system and goes into my attic. He left his receipt and left. A few days go by and l don’t hear from anyone and l am confused because I’m miserable working from home due to the pandemic. I email Carlotta and she doesn’t respond. I call back and she answers. I asked her why she hasn’t responded to my emails and she said that l needed to contact customer service. She says that there was some damage that the tech mentioned. I told her that if there is any damage, it's been caused by the several different companies that they have sent. She agrees with me because she says there has never been a report before on damage until now. For the 8th time, l am irate because l am paying for a warranty to a company that is not addressing my concern nor replacing my unit.

I have called every day last week and l am transferred to several different people who don’t want to help and continue to transfer me around the company. I expressed my dissatisfaction to each rep that l didn’t feel like l was being helped. So finally, l purchase 2 window units because l simply can’t get comfortable in my home. I was at my wit's end, so l contacted my realtor. She sent an email to someone named Kendyl ** who is an area manager. I still have yet to hear anything else and l can’t express how disappointed and dissatisfied with First American Home Warranty. I need a replacement unit...simple as that. I would also like the following…

    1. A full replacement of my air condition unit at my home.
    2. Reimbursement for my 2 window air condition units (receipt at the bottom of this email) $294.68
    3. No more service fees for anything regarding this unit, nor out of pocket expense for the replacement

    4. A call or email from an executive

We bought our first home less than a year ago and our basement has flooded on numerous occasions. The first 2 times, we filed a claim and a plumber came out and unclogged the drain for $75 each visit. We asked him why this kept happening and his response was "it's an old house, it's just something you'll have to live with." Well you can imagine our frustration at this point so a few months later, we decided to call in someone on our own. They were able to tell us we have a broken pipe in our sewer line. We were relieved to have an answer and contacted First American about coverage for this fix. The service representatives I spoke with told me that if it's outside of the home, it's not covered. So our pipe that is 4 feet away from my front window is not covered because it's in my garden and not in my house.

I understand that it's home warranty, but shouldn't that include the entire property you're purchasing? I think it's a little ridiculous that we haven't even lived in this home for a year and we now have to pay almost $4,000 to have this repair done, out of pocket, in the middle of a pandemic. This is on top of the $150 we paid to have a plumber come out and tell us we just have to live with this. To say I'm upset is a huge understatement. Until this gets fixed, we can't do laundry, dishes, shower, or flush the toilet without our basement flooding. It's extremely disgusting in our basement because no matter how many times we clean or rinse the dirty water away, it just keeps coming back because of this broken pipe. I truly hope someone reads this and can help us in some way. Thank you.

The technician came and said that the motor in the ceiling fan was no longer working and the fan would need to be replaced.

Under my plan, the ceiling fan is supposed to be covered. The catch, though, not listed in the service agreement itself, is that ceiling fans are replaced with building grade ceiling fans worth $50 that are ugly and do not match the ones we own. I accept that though and expect a $50 cash out that I can take to purchase a new one on my own. But no. I am then informed there will be no cash out. Update: The following day I was contacted by another representative after calling a local HVAC company to perform the repair. Melissa told us about the option for reimbursement due to contractor non availability. She then immediately emailed us the directions on how to do it and checked up on us every few days to remind us we needed our invoices. With the issue resolved in a timely manner and her excellent customer service, the only reason there aren’t 5 stars is because of the first day’s events and ridiculous phone games. I likely never would’ve written a review at all if reimbursement had been mentioned at any time before I had paid out of pocket to have the work done.

    Original Review: June 15, 2020

I called at 9am for an emergency HVAC service because I live in the south and it is June. I received a call back around 10 to inform me that my contractor would be "calling me shortly to make my appointment". It is now 5:30pm and I have been placed on hold for a combined total of about an hour to be hung up on repeatedly and told that "We can't call you back because we're working from home and don't have access to your information." Meanwhile, it is now 81º in my house and I'm being told that "Well, the contractor has up to 48 hours to respond and the repair window is usually 3-4 days". If it takes 3 days to fix this, the temperature will be well over 90º outside.

After all of this, I find out that they set me up with an HVAC company that doesn't even service my area and that's why I was never contacted. Kudos to the second rep I talked to who at least attempted to contact other contractors to help, but once she found out no one was available, we were transferred to customer relations. Now, after another hour on hold, and having to explain the situation for the 4th? 5th? time to a new rep, he then proceeded to put us on hold for 15 or so minutes to "verify the details". They have disconnected yet again and didn't give us an extension or contact number to call whoever they transferred us to. At this point, it isn't worth attempting to navigate the automated system menu, listen to the recordings, get put on hold for probably 20 minutes just to explain the issue and ask to be transferred to be put on hold again for 45 minutes to re explain the entire situation, to be put on hold again for 15 minutes, to be disconnected for the 3rd time.

Here is the exact quote: (I also have a screenshot) "Your kitchen refrigerator is covered in all of our plans". Well, I not only have a plan, I have the upgraded FIRST CLASS. So, what's the problem?

I have made two calls on two separate days and this is still not completed. I have been told "You have to select refrigerator as an additional add-on in the plan you have." When I look at the plans online, there are only two... and BOTH list refrigerators as being covered. So again, what's the deal? Now I am being told, "Didn't you read your contract? Refrigerator is not covered" These people are not following what they advertise, so BEWARE. I will pursue this more, but I am very discouraged and feel totally taken advantage of and cheated.

I have had FAHW for years, I pay for the premium plan. I recently called them out to fix the garage door opener. The first contract came and tried to push services on us, offered to fix the garage door that doesn't even have an opener. He then said he would fix the opener after purchased DOORS from him, I said it still doesn't work, he said we can fix it late. It's covered under warranty. So I am already skeptical because he is pushy. I called a contractor on my own and he said he can fix the opener and the door is fine, that maybe the first guy didn't check the sensor. I told him it's under warranty. I will let them fix it.

I send in the paper work from the independent contractor. So FAHW sends out the SAME guy to look at it again. I told them please send someone new, they send out another affiliate, who tells us, on video, that the garage door opener can be fixed, he can replace the parts or order a new one, it just depends on what FAHW wants. The garage door is overpowering the opener.

It's now 5 days later and I have not heard anything. I call FAHW and they the garage door opener doesn't work, but I need a new door first. Why not fix what is covered under the warranty instead of forcing me to purchase a door from YOUR contractors? It has not been almost a month and the door is not fixed. I have called the independent contractor back out to fix the opener and requested cancellation of the warranty. It has been cheaper to fix things myself than have the warranty. I am upset I have been paying for this warranty for years and the first time I actually really need it they find ways to get around fixing the issue.

Was provided a home warranty from original owner of condo purchase thru First American Home Warranty. I first attempted to use the warranty to fix a toilet plumbing problem in April of 2019. I used First American's website to have someone come out to fix the problem. After placing the request - 2 weeks later - the request was terminated & removed for inexplicable reasons by First American Home Warranty on their website. I then followed up but was referred (many times) back to the website.

After 4 months of arguing this issue with their customer service, First American Warranty finally sent out a plumber (RRubias Plumbing & Rooter) or that's what he called himself. This plumber never addressed the plumbing issue, blamed the plumbing problem on my HOA, and needlessly broke a second toilet while taking a look at it to see how it worked so he could compare it to the broken one. Then stated he didn't have a scope and would have to come back out - HE NEVER DID! - Leaving me with (2) broken toilets.

Then shortly after, an invoice comes from First American Home Warranty charging me for the plumber’s visit - $75.00. I refused to pay given the level of service rendered or lack thereof along with a 2nd broken toilet. In retaliation, American Home Warranty then sent my account to a collections agency to add insult to injury. I am demanding a full refund of the money paid for this warranty and the removal of this collection company's (A.R.M. Solutions) claim on my good credit.

We submitted our first ticket to come fix our AC unit and it took Sears almost 4 days to set up a date to come out and see us which in total was about a week living in NO ac for about a week. They came out and spent a whole 10 minutes accessing the problem and deemed it low on refrigerant. The guy replace it and left. Less than 48 hours later our AC blew the breaker and we had to place a trouble call ticket and FIGHT for someone from sears to come out and fix the problem they originally did not fix. They finally came out and the guy told us to replace the breaker and did a quick diagnostic test and told us it was fine.

Now to today’s date, our AC started smoking 2 nights ago and we had to shut off the unit completely to stop it. I SAT ON HOLD CALLING CUSTOMER SERVICE for 2+ hours for the phone to hang up on me calling This home warranty. We had an outside AC repair place come out and look because we have an 18 month old in the house along with 2 animals and this humidity is unbearable. I have yet to hear a response from sears for my ticket. Hammonds air came out and we explained everything that transpired the past 2 months and they said we were lucky it did not start an electrical fire within the walls.

This home warranty is IMPOSSIBLE to get on the phone and speak about emergent situations and it is just completely unacceptable the amount of care that their outside contractors display. This issue could’ve been fixed 2 months ago at the first visit if they actually did their job. Now they need to ANSWER THE PHONE AND PAY ATTENTION TO THEIR CUSTOMERS. This mistake could have costed me and my family our lives.

The wait time for this repair is beyond unacceptable at this point. We could have had a brand new refrigerator by now, even with the backlog of new appliances at major retailers. I suggest you escalate this to the highest possible level immediately. I am tired of living out of coolers. Repair it, or replace it quickly. This type of situation is why people swear off of 'home warranties'.

After not being able to get a hold of the plumber, not getting help from FAHW, and after the basement flooded two additional times, I called a plumber who actually had the equipment and fixed the problem. I sent FAHW the invoices so they could cover the plumbing issues inside the house (because they apparently don't cover anything outside the house) and have not heard from anyone in two months. I have called FAHW several times and each time they say they will get back to me in 24 hours...still waiting. Not sure what I have to do to get someone to call me about this and AT LEAST update me on the status of my claim. The WORST service I have ever experienced.

Filed a claim on May 28, 2020 that our A/C was not cooling. FAHW sent out a contractor on June 1. The tech said it was a faulty Txv valve and they would expedite getting the part and be back out to fix it in a few days. The next day we got an email from FAHW stating that they authorized the repair. On June 4 we got an email from the contractor saying our job had been put on hold with no explanation. When we called, they said we had to agree to pay $200 to recapture refrigerant before they would schedule the repair. We agreed (even though it didn’t feel right) because we needed to get our A/C running. We asked when they would be back out and they told us that FAHW would have to order the part.

We emailed FAHW asking about this and what we needed to do to get the repair scheduled. We got no response. On June 5 I called FAHW, was on hold for 23 minutes and got disconnected. Called right back and was on hold for 25 minutes before the call was answered. I explained that the contractor said they were waiting for FAHW to order the part. She put me on hold and contacted the contractor and then told me who she spoke to and that they had the part in stock and would be calling me that day to schedule the repair. I said great! I then called the contractor and spoke to the person the FAHW rep said she spoke to and was told that they did not have the part, that FAHW had to order the part and that she had not received a call from them. So I was lied to. I was not happy to say the least. I called FAHW back and was on hold for almost 20 minutes and got disconnected! Again!

I called right back and was on hold for about 25 minutes before the call was answered. I spoke to a different rep who did not have any notes of the previous conversations or emails. I explained the whole issue over again and made sure he understood that the contractor was waiting for FAHW to order the part before the repair could be scheduled. He said he would expedite getting the part ordered with the purchasing department and it would take 24 to 48 hours to locate the part. I told him we had already been without A/C for a week and we really needed to get it fixed asap. Since it was Friday afternoon, he said he would call me Monday to let me know something.

He did actually call me back Monday around 6pm. He said he had spoken with the contractor and verified that they were waiting for FAHW to order the part. Shouldn’t he have known that? Do they not know how their own broken system works? And I had told him exactly that on Friday! Sorry, I digress. He then proceeded to tell me exactly what he told me the Friday before. That he would expedite getting the part ordered with the purchasing department and I would have to wait 24 to 48 hours for them to locate the part!

Needless to say, I was very upset. I told him they had already had more than a week to locate the part! I also told him that I had spoken to the contractor earlier that day and they told me that even if they had the part that day, it would be next week before they could get the repair done! So as I write this review, I have been without A/C for almost 2 weeks, in Georgia, in June. It’s hot and humid. No repair to be done for a least another week. When I asked if I could use another contractor I was told no. This is the worst service I have ever experienced from any company, ever! I am at my wits end and they do not care!

Updated Review on 08/26/2020: I changed Home Warranty companies in June from First Home Warranty. On Thursday, August 22, 2020, my AC went out for the fourth time; therefore, the control board that was replaced for the second time did not correct the problem. The good thing is the private contractor I initially had to diagnose the problem 2 years prior to using FHW is assigned to my case this morning. Already his explanation is the prior repairs were symptomatic to a coil issue. His diagnosis is a reversing valve needs to be repaired or the unit replaced of which the latter is most cost effective. The unit was under warranty when I made the initial claim. However, the contractors in consultation with FAHW fixed the secondary issue rather what was tripping the unit's internal safety device.

Original Review: I've had this warranty plan for 5.5 years & submitted 3 service requests for "AC isn't cooling" with 3 different contractors responding. When the initial claim was made the compressor was still under its warranty & I passed this information along. I obtained this information as I had my AC service assessed independently because I forgot it was included in my home warranty. The 3rd contractor & 1st Home ordered the wrong part, delaying service, the contractor was a no-show and then no-show due to not having a helper on this rescheduled date & time not negotiated with me.

The final straw came when (+25 days from service request date) the contractor owner & staff deflected their lack of staffing on a request for a picture of my garage to demonstrate "a clear path from the garage to the access panel," of which I had replied to the technician's demand to move all neatly stacked folding tables & chairs. The contractor staff & owner was so rude & disrespectful, I refused their 3rd reschedule demand date & time that was not negotiated with me. 1st Home Warranty insisted that I had to let this contractor complete the job because they had a part & insisted I could not get another contractor until they obtained the part back, further delaying service. I am researching other options for warranty service.

I called back after no contact from the service provided, and the new agent told me that they don't change the service provider. I asked him if they would be paying for a hotel for me then since my condition is not very livable. I was told they don't accommodate that then I asked why I was lied to. He told me that every agent would say the same thing. After him getting some attitude I decided I just wanted to talk to someone different. He said no, and that he would not send the call else where. So, I asked again why was I lied to. He then just didn't respond to anything and waited in silence. Absolute garbage service. I am on my second First American Home Warranty year long contract now and as of a month ago I couldn't have been happier with how they were. I have placed 3 service request over that time and it was always handled professionally and quickly. However on 5/24/2020 my AC broke and I placed my 4th service request and my experience has been nothing short of a nightmare. It started fine. I used their easy to use online system to place a service request and I had a contractor assigned and calling me within 2 hours. However that contractor couldn't get out until Friday and it was going to be 90 degrees so I requested a new contractor and they looked and could not find one to get out to me sooner. So they gave me up to $150 reimbursement to get fans or portable ac to help until the contractor could get out to fix it.

Friday May 29th comes and the contractor doesn't show up. Call the contractor and they say First American cancelled my appointment. So I call First American and they found out the contractor doesn't service my area. So they assigned a new contractor and come Tuesday I still haven't heard from the new contractor Soni. Call First American again. They tell me that they can't get ahold of the contractor either so I schedule my own contractor to come out on Thursday. Call First American again Wednesday and they get ahold of the new contractor and tell me he will be here Saturday June 6. Soni cancel the contractor I had called and come Saturday (today) I call First American to inform them I still haven't heard from the contractor so they call and tell me he will be here Monday or Tuesday.

At this point it has been 2 weeks with an average high temperature north of 80. I inform them they previously told me the contractor would be here Saturday and they say they don't have any record of that even though their representative is the one that told me. At this point I am going to have to pay to get it fixed myself because it is supposed to be high 80s Monday and low to mid 90s Tuesday. The only reason it is 2 stars instead of 1 is the first year I had them I had no issues at all and was happy enough to renew my contract. I will be fighting for a reimbursement for getting it fixed or a refund on my contract at this point.

Company has been fine with minor issues, however, in December 2019 my HVAC unit start blowing carbon monoxide into my home. Fire dept and gas company came out and turned everything off. Filed a claim with First American about this issue. They assigned a contractor that was horrific to deal with. Contractor came to view the issue around 3 days after filing the claim (showed up around Dec. 15). Heat pack busted and we need a new unit. They'll send in paperwork by the next day and should hear from First American in about 2 days is what I'm told. 4 days later I call the contractors and am told they are just waiting to hear from First American. I then call First American and they are waiting on a report from the contractors. So either First American or the contractors are lying to us. January 15th is when they finally install the unit (the contractors no showed the original appointment date). Went one month without heat during winter.

Flash forward to May 5th, time to turn on the AC. Well, that doesn't work on a brand new unit. Called original contractors that installed the until and they tell us to file claim with home warranty. Another $75 fee paid to find out the contractors did not properly install compressor/unit. They reassign the contractors to repair the unti (other contractors refuse to fix compressor for liability reasons).

Here we are on June 6th and the repair has still not been done. So a month of no heat in the winter and a month of no AC in the summer because of the terrible contractors they assign. I called First American throughout and was told parts were ordered and in the way, just to be told one week later that they were waiting for the contractor to submit information to determine if the part needed to be ordered. This has been a truly awful experience, especially with the AC going out. Stay at home orders with Covid-19, a house that is getting over 80 degrees, and the warranty company and contractors they assigned leave me without any updates or information as to what is going on with repairs. Over a month and still waiting and still no repairs.

First American Home Warranty has been really receptive. Also, my husband's in real estate and he has more connections, so we're able to get satisfaction when we're not happy with what they're offering us. We use a personal representative, Melody, and she handles three properties for us. She's been very helpful in getting a correct replacement cost for us if something breaks down, so I've been happy about that with different appliances. But I have to first let First American know why the first one they gave us was really not correct at all because it was for some very inferior product. Then we'd talk to Melody and she'd straighten things out for us, then we’d give her what we really had in comparison.

The other thing I find fault with is that First American doesn't seem to have very good pool service representatives. We have a spa and it's been having a lot of problems. And the people that came our for it came from out of the area a lot and there were very few to even talk to. It's hard to find anyone to even come out and fix anything. And when someone comes, they come out three different times but nothing was getting done. They weren't very experienced with pools and spas. So eventually, we were able to get someone in our area. But then, we had to pay on top of the service fee for items that were not covered. Other than that, First American has been really helpful in scheduling. If I need an appointment with someone, they'll contact them for me if I'm getting the right response.

We submitted a few repair cases with this company. Generally they were pretty timely for having someone come out the first time. However, we have been waiting 2 months for them to order an entire replacement front panel with new buttons for our microwave (instead of just replacing the microwave). The first time they ordered a panel that did not match our microwave and we stopped them from installing that because it looked terrible. The guy told us a new matching panel would be ordered a few days later.

One month and a few phone calls later, they say they're looking into it and finally we get a notification that they've just ordered a new panel. We are still waiting on that to arrive. They also had to replace the front panel on our dishwasher previously and installed a non-matching one. There was only one experience that was truly positive, which just required someone to use a plunger on our sink to fix the issue. Not impressed by this company and we will not be renewing. I feel they will cut corners to find the cheapest repair, without considering the cost in inconvenience to the customer.

I've had First American Home Warranty for a year and I've never had the need to use it until just recently. I had a problem with my ceiling fan. It sparked when I went to turn it on. I went online and I did everything online with all this COVID stuff going on, and they were really quick to respond and really quick to assign my claim to someone. The electrician that came over that day was wonderful. He was great. He was in and out, explained everything to me that was going on with it. I paid him and I was good.

My refrigerator was on a separate claim and I had a vendor that was extremely rude. He did not introduce himself when he came to the home, did not tell me what was going on with the refrigerator, and then he called Home Warranty and said there was nothing wrong with my fridge. That was reassigned to Accord. The tech from Accord came out and found exactly what was wrong with it. He introduced himself and he told me the things that would be needed. He submitted it to First American Home Warranty and said that he would let me know when it would come in. So, First American Home Warranty has been kind of a hit and miss. I'd never wanna deal with that one rude vendor, but I was great with the other vendors. They were wonderful.

The refrigerator is still not fixed because the technician just came out on Monday. He explained to me that the parts were being delayed because of what was going on with COVID. But my fan was fixed the same day with no problem. Overall, my experience with First American has always been great. But they should screen their vendors.

Getting somebody out here has been okay, but I've been waiting two and a half weeks for the contractor to repair my microwave. They said it's some kind of panel and they got the approval from First American to go ahead and get the part. I've been calling them about every day and they say, “Well, we're still waiting on the part.” I looked up the part number on the computer, and I could've had one here in two days. They haven’t finished what they started doing, but I don’t think that First American is to blame. They should look into contractors that they hire though.

Last year, my wife was in and out of the hospital, and I had people over after Thanksgiving, and things were a mess. While they were here, my water heater went out. I wasn’t even thinking and I called a plumber where I could have used First American and they would take care of it. I had to pay for it out of my pocket because I called them. After that, just a few months ago, my garage door opener stopped working, and First American sent a guy out. He said, “Okay. We know what this is. We gotta get this part.” A day later, they had the part. He came out, fixed it, and it was great.

Our A/c went out on a Friday night so I put in a service request Early Saturday morning. Vendor had very limited hours and once they came didn’t not thoroughly inspect to find root of issue. Instead of inspecting the entire a/c they blamed the roofing company that recently did work on the roof. This left us without air for more than a week in 100+ degree weather with 2 children. The only solution that was given was a partial refund for a portable fan. We had another certified AC tech come and look and he found out the A/C fan was broken and it had nothing to do with the roofers work, but the warranty company wouldn’t do anything further on their side.

They told me to call the company and tell them I would go ahead with it. Well when I called they told me that the warranty company had to send them a letter stating I accept. That was my only complaint and apparently it's not the first time this happens. Otherwise everything was great.

First American Home Warranty (FAHW) was purchased by the seller during our home buying process. Within a month of living in our new home the handle on the stove broke causing all the parts that it held together to fall apart. I filed a claim with FAHW regarding the broken handle and paid the $75 service fee for a contractor to assess the damage. Initially, I was told by an FAHW representative that the stove would be repaired and that they were just waiting to locate the part to have the contractor fix it. After waiting a week to hear from them I was told they would not repair the stove because the glass door part of the stove was not included in the warranty. But after sending pictures and explaining that it was actually the handle that was broken, not the glass, they still refused to cover the repairs.

I was given the runaround for over a week and spent multiple hours on the phone trying to sort out this issue. After the exhaustion of dealing with this issue I was ready to call it quits even though I feel the situation was handled poorly, unprofessionally, and possibly illegally. Please be aware of FAHW's record of poor customer service and shady dealings.

I became a homeowner and got myself a home warranty. I’ve been with First American since 2010. At that time, getting them had to do with the service fee amount for someone to come out. It was also because of the rating that I found First American to have with the customer base. Submitting a claim is easy and I prefer doing it online. Sometimes when getting a live person on the phone, you have to reiterate something. It’s not hard. It’s just that sometimes somebody doesn’t understand what you’re trying to convey whether it’d be on myself or them. But when I go to the online feature to submit a claim, I’m able to type in exactly what I want and hit submit. Also now, the feature to pre-pay for those service fees is in place which makes it a lot easier.

Most recently, I put in two claims with regards to my refrigerator and my washer. It was gonna be a different company coming out for the washer and a different company coming out for the refrigerator. But I ended up cancelling the people coming out for the refrigerator because the report that was submitted by the second to the last person that came said that there was nothing wrong with my refrigerator.

I then asked for a senior technician to come out from a different company and that happened. That person was able to fix the refrigerator. It was in February that he came out for the refrigerator. It was before the whole COVID-19 thing blew up. My refrigerator was having a particular problem on a regular basis consistently. There had to be at least four times that I filed a claim for the same problem and it’s just now starting to do the same thing again. I just found that out last week. I was looking yesterday and the refrigerator is freezing food. It has something to do with the cooling unit. I was going to call and talk to somebody about filing another claim because I don’t wanna continuously pay service fees for the same thing that keeps happening.

My issue with the vendor was with the company that came out before the person who fixed the refrigerator. That guy was a youngster that took pictures of the actual issue but did not submit the pictures to First American. I looked at him do it. He told me that he was gonna put it as a report. He even called his supervisor while he was here to get additional information on what he could and should he do. I’m all for giving young people a chance to get in there and get their experience but something told me that this was the wrong person for the job.

When he submitted his report, he said that there was nothing they could do. I ended up talking to a First American rep about that incident and it turned out he was actually the same one who came back out to the house to fix my washer. He said the washer was making this loud noise when it would get on spin cycle. When the drum would roll, it was making this really loud noise and it sounded like it was going like 100 miles an hour when it was actually spinning the clothes to dry. I was concerned about what my neighbors were gonna think because that thing was that loud.

The youngster said he knew what that was. It was the motherboard that needed to be replaced and it was something about some noise-cancelling equipment. According to him, the spinning wasn’t the problem but cancelling the noise was. Also, this company only comes out to my area on Friday. I had to take off work in order to be here. When he comes back, he said he was gonna order a part. He came with the part and he installed it.

I complained specifically about this youngster because I’m living here alone in my home. He had the nerve to enter my house from the door that leads to the garage. The washer and dryer is in the garage. The hallway that leads from the garage into the house is directly in a straight line connected with my master bedroom. I could have been in there changing clothes. I didn’t lock the door because I thought he was gonna be out there working. I didn’t think about him entering the house. I made sure I just closed the door when he was out there working.

He enters the house and asked if he could use the bathroom. I said okay. This was when COVID-19 was happening. He wasn’t wearing a mask nor gloves. I asked him about it and he said that his company doesn’t provide him with them. I was like, “Should I send him away? Should I allow him to work?" But I figured he was gonna be out in the garage and I would just go wipe everything down once he was done. I didn’t expect him to come into the house.

After I let him use the restroom, he went back out to the garage. I locked the door and I was giving him the benefit of the doubt. When he was done, he tried to come back in. The door handle was just rattling away. He then knocked. I was like, “That’s what you should have been doing in the first place, is knocking. You just don’t walk into a house.” Aside from him being a stranger, I’m a female living alone.

I opened the door and he said he was done. He was then doing a test where it was going through the cycle. He said that it was a 19-minute cycle. He also said that if anything goes wrong, I could always call him. But I asked, "If you leave now and something goes wrong and if I still hear the noise, you’re not gonna have the parts or be able to do anything to fix it anyway, are you?” He said no so I told him to go. I would call the company and let them know if something happens.

He left and sure enough, the noise was there as if he had done nothing to it. I called the company right after the noise happened the same day and reported it. They said I had to call First American which I did. I let them know. They were gonna send the tech back out. It had to be on a Friday and I said I didn't want him to come back out. I wanted somebody else.

I mentioned the times where he tried to enter the home and the fact that he may not know what he’s doing because he replaced two parts on the washer that I had and it’s still doing the same thing. They said they were gonna get a senior technician to come out. I waited for that and somebody was supposed to call me but I ended up calling the company back. They said they don't have senior technicians and the only person available to come out was the youngster and it was gonna be on a Friday. But I said he was not coming back out. I called First American to find out what other options I had. First American got ahold of the company that ended up coming out and they sent a senior technician. By that time, I was working from home, which was good. I didn’t have to take off work.

The time frame on getting from one contractor to the next was no longer than two weeks. Luckily, I was still able to wash clothes because it wasn’t that kind of a problem where the washer was broken. The senior technician came out, looked at, and listened to the washer. I showed him the parts that were replaced because the youngster left the old parts there and put them in the boxes that he brought. The senior technician the youngster replaced two parts that did not need replacing. Those parts were not the problem.

He was an older senior tech guy and told me what he was going to do. When he left, he said he was gonna order some other part and he told me what the problem was. He told me to expect a call so once again, I was waiting. The next thing you know, First American called me and told me that I’ve been approved for a new washer and that came out of West Hills. I asked why since the senior technician said he was gonna order the part for it. The rep was the same guy calling me from First American when I would have an issue and they kinda escalated it.

It was really good and they sent me the specs to look at and I was to let the rep know if the washer was okay with me. I looked it up and it was great. I told them to go ahead and order it which they did. The unit got delivered and installed. But I had to get a dryer to match the washer because it was a GE washer and an LG dryer. I get kind of picky at certain things plus I wanted to get pedestal this time around. Now, everything is okay. But that last experience with this one company and this youngster had me going.

We have had First American for a year now. We have had I believe 3 or 4 claims. All previous claims was fulfilled in a timely manner. On the 26 of May, I filed a claim for a water leak in the wall in my garage. It took me calling them to get an assigned company. They made an appointment to come and look/repair on the afternoon of the 28th of May. Tech called in the morning, and stated his truck was broken down, and if he could get it fixed it still would be the 3rd of June before he could get to us. Still have water leaking into the garage and wall. I said that was not satisfactory, and he stated that he would get back to First American and they could dispatch someone else.

Waited all day and no response from them. Called in the evening, and was told that they did not get that information and would try to find someone. Called again this morning, 29 May, and was told they are still looking. And was also told, that any subsequent damage caused by the water leak is not covered. I guess we are just supposed to sit around with no water and wait until some one gets to it?

This service is a sham. I purchased the Premium upgrade coverage as I have a large home with 3 Air conditioning units. You don’t get to see your contract before purchasing. They don’t cover all. We vetted out the contract before purchasing and asked lots of questions. Bottom line is you pay a 75$ service fee every time. Well you would do that anyway with or without First American.

They said when they sold me contract; if something can’t be repaired it will be replaced. Not so. The contract has exclusions. Like “ modifications” etc. The technician they sent out was aware of this and knows what is and isn’t covered. So of course the recommendation was to replace A/C coils and of course it had to be with modifications so of course, this is not covered. So we are replacing the unit at $3000 out of pocket. It’s much too long to text here but suffice it to say that the customer service is in Central America - good luck trying to understand the accent.

Next I called the contract sales because they pick up right away and are American. I asked him about said contract and was met with condescending lecture about reading contract. You don’t get to read it before you buy it. We asked about small print, gray areas, exclusions. It’s why I paid for premium upgrade on coverage. I did so because of A/C units mainly. But it’s not worth much if anything. Beware of Sales Pitch as with anything. But even if vetted out they will lie to you to sell a contract.

On the day my door opener was supposed to be serviced, Sears called and asked what brand of opener I have. The only brand they service is Craftsman, and my garage door opener is a different brand. So after waiting a week, I had to find my own local company to service my garage door. The Sears person NEVER set foot on my property. The problem with my garage door opener was small and cost less to fix than the $75 deductible First American would have charged me, so I did not seek the reimbursement I was offered for the outside contractor.

Weeks later I received a bill in the mail for service from Sears. I called and the lady I spoke with said it was taken care of and I would not receive any more bills. Then I received another bill, so I sent a written explanation of why I don't owe them any money. THEN I RECEIVED A COLLECTION NOTICE for service from Sears. I called First American and they transferred me three times until I ended up leaving a message on some guy's voice mail who is apparently my 'case manager.' I spent the better part of an hour on hold so that I could get someone's voicemail.

When I submitted my claim, I called on the phone. The people were very nice and they said that they would send somebody out and that someone would contact me within 24 hours. I was very happy with who I talked to. I had two different companies come for the same problem. The first company that came, Vintage, the guy seemed very knowledgeable. But then I had an issue after the fact that he had undone the head on my sweeper to check the diaphragm to see if it was good. Apparently, he didn't put it back on tightly. When he put it back in the pool, it started moving around and vibrating, it worked itself loose again while my pool was green.

Right after that happened, I cleaned my pool and put different chemicals in there to try and get rid of the green and I did exactly what their tech told me to do. At 2 o’clock in the morning, I went out to check my gauge on my pool, and it exploded. The top on the tank started squirting out water. On the band that holds the top to the bottom part, the bolt flew up and hit me in the arm. I immediately set it off and then I told the company, Vintage, about the problem. The lady in their office was not a very nice person. She said that it was not their problem, that they had already submitted their paperwork back to First American, and I needed to call First American to ask for a new claim. I didn’t need to ask for a new claim because it’s still all connected with the same problem that I had when this company came out.

I called First American and told them what the issue was. They told me there was a protocol that they had to do of letting those people know that I had an issue and they needed to give their answer to First American, which they did. The company came back saying that I did not put the filter in right. Well, that was not true, because if I hadn't put the filter in right, the lid wouldn’t have gone on and it wouldn’t have been working for a while.

First American sent out another company and they took care of the issue. They came to put a new band on ‘cause they said that the problem when it blew was not my fault. It was wear and tear because it was copper. I had to wait a week for them to get the part and they put it in. That part’s working, but my pool’s green, and I can’t get it to turn clear. I’m having issues with that now, so it’s been one thing after another, but First American did what they needed to do on what I called on. It’s not their fault that the company that was first sent didn't abide by what they should do to care about their company. They might wanna keep an eye on that first company to see if other people complain.

Overall, I was very satisfied. Their people did their best to keep me informed of what was going on. When I told them what my story was with the first company, I could tell they were not satisfied with how I was treated and that they could see that it affects their company also. First American’s doing a very good job with their employees. They're teaching them to be very knowledgeable and caring and to do their job.

We submitted a claim for a dishwasher issue as well as the rekey, which was included in the warranty that we received. There was a glitch with the rekey. It didn't get completely logged. But once I called back, that was an amazing response from Mr. Rekey and their company. The appliances have been a bit more challenging. It was almost six days without hearing anything from anybody on our scheduled appointment. I had to call one of the regional contacts we were provided at our closing and then the lady had to escalate it.

Finally, First American switched it over from the local company to Sears. Once Sears warranty got involved, it ran fairly smoothly. We are a month with no dishwasher. But we have the parts sitting in our kitchen for the last week and a half, and they should be here this Friday. So, a little longer than we would have liked. I've had several warranties over the last 20 years and probably the longest it's ever taken. However, I'm also taking COVID into consideration and trying to be understanding that. The First American direct employees are great. But some of their subcontractors that they're using are not so great.

Once I've seen the ease of submitting claims online, I prefer to do that. And it has been wonderful. They immediately made sure that I got a call, processed the claim and got someone out with urgency. The plumber came right out and fixed it. The gentleman explained it right away as to what the issue was while he was repairing the issue.

I had my air conditioner claim where the fan would come on and would just stop. The gentleman said that it was some sort of wire that had grounded. He explained it and went through the process and got it done and was in and out in no time. Because I work at home, that convenience is good for me. Afterward, there was one other claim I had and that was the electrician who didn't call me. It was H H Electrical. I had to reach out to them about three days later and set up an appointment. But overall, First American does a fantastic job. Everyone, even online, is so helpful. I'm satisfied and I will sign back up with them again.

I’ve submitted a few claims and they’ve always been submitted via phone. My experience has been pretty good. Some have better conversational English skills while some don’t. But it doesn’t bother me. They’re just very nice, and they process the claim. First American generally sent contractors who seem to be experienced and know what they’re doing. I’m in California and we’re still locked in since February or March so, fortunately, we haven’t had to use them a lot. But when we did, it really worked out well.

We’ve only had a couple of claims - a plumbing claim, and we had to have a dryer replaced. And the company replaced it. The dryer was quite old and it just couldn’t be repaired. And so, the technician agreed to purchase the dryer and have it delivered. I was not home when it was delivered, so they delivered the dryer and it was dropped off. However, it was never connected correctly. Somebody connected it but it’s connected so that I cannot close the door to where it should be. I reported it at least three times. That’s the only complaint I have, and no one has been sent out to fix it. The people where the dryer came from said, “Oh, that’s not our job.” And the warranty people said that’s not their job. So, just at some point, I was going to spend a lot of money to have that repaired. That is the one thing that I thought was poorly handled.

Also, during this whole lockdown, which has been about 14 weeks, our toilet broke and we couldn’t not have it repaired. But the plumber who came was appropriately attired with gloves and a mask and kept his distance. He was one of the few people who we allowed in our house. We’re in the underlying danger group. We’re retired and we’re older. We are trying to be very careful about rigid enforcements. And when I called in the claim, I spoke to the person who took the claim, and they said, “Everybody’s requesting the same thing,” and they would make sure. And when the vendor came, that was true. But the vendor also told me that his company had the same kind of requirements, whether it was to come out for a warranty call or just a customer. However, I was glad that they were plugged in the way I needed. I’ve renewed my warranty once when it lapsed after a year, and I’m going to renew it again this year.

I have had First American for a few years. I have their appliance protection and pool and spa protection. So far most issues that have come up, they say is not covered. My refrigerator's water dispenser isn't working and they came over and said it isn't covered because the refrigerator is still running. Yes but not as a whole and during the sale call the sales person. Said it would cover issues that come up with the refrigerator not specifically if it breaks down as a whole. Another time they came to fix a plumbing issue where the water pressure wasn't well and lo and behold it too wasn't covered for one excuse or another. All and all in my experience they do not deliver on what they promise and take your money. My suggestion put away $80 a month in a separate bank account and you can fix any issue that comes up in that time frame on your own with a contractor you trust.

This company makes it clear- they're not going to help you if they can find a way out! I moved into my home 6 months ago, and I was told I had purchased the best home warranty available. I had my first real issue last week. My basement was flooded from a leaking sump pump. Short version: I did everything I was supposed to do, and the company declined my coverage, and did it via email! I have called ten times and not been able to get in touch with anyone who I can even talk to about my coverage.

For those of you that want the long version, keep reading: I found the water in the basement on the afternoon of Wednesday, May 13th 2020. I found my warranty paperwork, and it looks pretty clear they are supposed to cover this repair. I called them, and while on hold, I followed the instructions to go online for faster service. I filled out everything properly online, and gave all the information over the phone. The person over the phone told me it could take 48 hours to hear from a plumber. I told them that was unacceptable, so they said, I would hear from someone in the next 8 hours.

They assigned a plumbing company to me, and I called the company right away. The number was disconnected. The following morning, May 14th, I called the plumber two more times. Still said, "the Verizon customer you are calling is not accepting calls at this time, message 20" or something like that. I call back the warranty company, and they get in touch with the plumbing company, and tell me that the company will be coming from 10 am to 3 pm, so I call in sick to work to be there. The company shows up around 1:30 pm, they are there for 5 minutes. They tell me the part would be covered, but they don't do this type of work, and they don't know why they were assigned my case.

I call back the warranty company, and they say "oops", and assign another plumber. I call that plumber as soon as they are assigned, and they tell me right away over the phone that they do not do that type of work either. I call back the warranty company, and tell them this information. They say they have reached out to all the plumbing companies they have, and that none of the ones who do this type of work has responded. They tell me to find my own plumber and they authorize a repair amount of $125.00. I tell them that there is no way anyone is going to repair this for that amount, let alone come out to even look at it. They tell me to have a plumber submit in writing a detailed breakdown of the issue, with cost.

I have a plumber come out that evening, and they give me a written breakdown of the issue, and they tell me this would definitely be covered, and the repair is integral to the operation of my whole kitchen. There is a problem with the sump pump that pushes the water from the garbage disposal, the sink, and the dishwasher out of the house. They give me a full written detailed breakdown as requested.

I immediately go online and upload the invoice. I call to get authorization to proceed (as this is what I was instructed to do the last time I spoke with the warranty company). I was told they could not help me till the next day. In fact, the person who I was talking to slipped up, and before knowing ANYTHING about me, or my coverage, he tells me, " I am sure we are going to find something to disqualify a claim that size". The plumber waited here till 9:30 pm that evening in an attempt to get things repaired for me, but authorization never came.

The next day I spoke with Karl **, Senior Claims Resolution Specialist, and I thought to myself, I finally have a competent, polite, articulate point of contact who is going to help me get this resolved. I submitted the invoice to him via email, and he told me his supervisor was looking at it at 9:45 am on the 15th. I still had not heard back from him after a couple hours, so I emailed him again asking for an update. I was told my claim was denied! I asked him why, and he said the estimate says the sump pump is for the kitchen, and not covered?

I explained to him the plumber said this is an integral part of the way the kitchen was built, it was a permanent pump and part of the design. If this pump does not work, the whole kitchen is not going to work properly. Karl asked me to have the plumber provide that in writing, which they did, and I submitted right away. (on company letter head as requested). Karl told me he would forward that letter to his supervisor, then I never heard from Karl again. This was on a Friday afternoon.

I spent the whole weekend waiting to hear back, and went back on the website this morning since I could no longer get responses from email or phone. WELL, they already closed my case! There is no reviewing, no calling me back, they still have the issue as resolved and by the original plumbing company that came out, and did not help me at all. I am looking at a $2400 bill, let alone the secondary damage, and I would have been so much better off just taking care of the issue on my own. Here I am almost a week later, and extremely frustrated over the way my case was handled by First American Warranty Company. They are a huge company with plenty of customers, and they already have my money, so they probably don't care about helping me. You would think that if they were going to do this, they would at least talk to me, but nope. They put a mark in their system as completed and move on without a blink.

I called again and they said that, no it's actually a deductible fee. I called the plumbing company and they said it's a SERVICE FEE. How in God's name does it take $530 to install a water heater. What the absolute F is this. DO NOT BUY COVERAGE FROM THEM. They outsource everything to the cheapest company, make you pay for all the fees and collect a premium from you. RRubias Plumbing & Rooter Inc. reported your water needed needed to be replaced because it was leaking. As a result of the replacement, there were non-covered charges for code upgrades that needed to be agreed to prior to the installation. Please be advised, we will pay up to $250 to correct code violations when effecting approved repairs or replacements. However, the code upgrades exceeded the $250.00 therefore, you were responsible to pay the remaining amount. You may refer to your home warranty contract under Limits of Liability, Number Six. Our records indicate you accepted the cash payment in lieu of the water heater replacement. The check was mailed out on April 23, 2020. As such, your claim is considered closed.

    Thank you.

Co-pay a little high of $495- Telephone connection to FAHW usually takes time, as one have to listen a recording, to do this or do that, very confusing, but eventually you get thru to a "LIVE" person. Very bad.

Updated on 09/25/2020: I filed my claim for a broken dishwasher on May 29th, 2020. To this day, September 25th, 2020 we are still without a working dishwasher. I have tracked every representative I’ve spoken to at First American by name and extension, none of them able to address the issue. They promise callbacks and don’t deliver. They assure us parts have been ordered with rush delivery, but nothing ever arrives. In fact, when I call back and wait on hold for 2+ hours, the next rep often says they see no notes on the account and no parts ordered for our claim. Four entire months later and no resolve, yet the company collects a fee from us monthly — same date and time. It should be illegal to collect your fee when it’s proven you’ve not delivered on an open claim from the month(s) prior. First American will never again be our partners in Home Warranty.

Updated on 06/03/2020: I posted my original review May 8, 2020 about our HVAC system which needed to be replaced. I am posting this review as follow up as little to nothing was ever resolved by First American, AND we are now facing a secondary, pressing-issue. My husband and I, after more than a month of being without AC, gave up on First American's response and paid the $1500 fee to have our AC unit replaced by McAfee -- the contractor FA appointed. The replacement happened last Wednesday, May 27th. Today, Wednesday June 6th, our entire AC unit, our refrigerator and dishwasher are not working -- all of them blown out. We first called a specialist who confirmed it was an issue with the Breaker the AC was wired into.

We then called First American and reported the issue to which they put us on hold for over an hour and eventually said, "sorry, leave a message for the claim specialist and they will call you back." Well, WHEN? When will they call us back? The Customer Service Rep had no answer. I noted many times that this is no ordinary issue, but both a fire hazard and a health concern. It is 90 degrees outside, the inside of our home is over 100 degrees, and the circuit breaker has blown out every appliance in our home post-AC install. This concern should be addressed as an Emergency. So far, but to no surprise, we have not received a call back. We are now considering our legal options, and intend to speak with our local Fire Department this evening.

Original review: My husband and I have paid into our home warranty for five years without ever needing to file a claim... until recently. Our HVAC system stopped working so I called First American and paid the $100 fee for a contractor to visit our home. The contractor found our HVAC system needed to be replaced. The contractor submitted their assessment to FA who noted the out of pocket expense (non-covered fees) would be $1500+. To that I asked a simple question, "what is the unit you are proposing replacing our current unit with?" -- if we are paying out of pocket, we would like to confirm that we are getting a unit capable of cooling our entire home, and a unit that will withstand the test of time.

The first call I received back from First American was today, one month after our request was put in. Trust me, we called the contractor for the information, but the company shared that First American did not accept the first assessment for a 3 ton unit -- rather, they downgraded us to a 2.5 ton unit, incapable of cooling our entire home. They did this because they were "unable to confirm the model." Yet, even a simple Zillow search would provide the sq ft of our home, the very common and simple calculation used to determine HVAC unit ton needed for cooling.

First American, under our warranty, is also in charge of covering labor. However, they placed the labor fees as hidden fees inside the out of pocket expense. We discovered this by passing the quote to a HVAC expert in the area who priced out the cost of Parts and said, at most, the parts came to $350... keep in mind we were asked to cover $1500. This is the information I presented to First American without one, not one singular call back. Not one reply to my emails.

Today, one month after our claim was submitted, a auditor called me stating she is auditing claims with the Customer Solutions department as FA is "losing customers" during COVID work-from-home orders as their associates are "not following up on claims as they should be." Isn't this the time we should be able to rely on our home warranty company most?

Sadly, but to no surprise, she could not offer me any assistance on my questions or reassurance the claim would be addressed/HVAC replaced. Rather, she wanted to audit the case and follow up with me in a few days. So, ongoing sleepless nights in 80+ degree weather, my husband serving overseas and unable to help…. we wait for First American to do the right thing. To call their clients back, to step up and provide the information necessary for repairs, so that American families can rely on the service THEY PAY FOR!

This is the 4th leak we've had in the same pipe. Two outside plumbers evaluated the cheap plastic tubing. FAHW's plumbers inserted into our slab piping a year or so ago and both separately assessed it was not rated for hot water use, such as Pex (which we had specifically asked the FAHW plumber to use) would have been. They also both diagnosed the recent water leak as sourcing from rodent bites on the exposed plastic piping FAHW's plumbers had failed (on 3 different occasions) to adequately protect in transit from the slab to the heater. We're starting to lose faith in the quality of FAHW's plumbers.

First American said I could fix myself and they would reimburse me. Never happened!

My next problem was the refrigerator. It was not getting cold and the ice maker quit. First American sent a contractor and I was told it’s an old refrigerator and needed parts. Well a week went by with no contact. I contacted them and was told part on order. Two weeks still no parts. It took approximately 3 weeks to get help with this. Buy this time I have no refrigerator. I will say it took about a month but they did replace my refrigerator. That’s why I gave 3 stars. So is 1 problem out of 3 taken care of good? What happens if something else needs serviced? I would have extended my coverage with First American but now I don’t know.

Don't trust what they tell you on phone. I submitted a claim for a service call. When that service call did not resolve the issue I called American Home Warranty again and they wanted to charge me another $75.00 service fee. After arguing they said they would cover the fee but after the repairs they denied saying they would cover it because the agreement was not documented. Now they insist I pay them. They were rude on the phone and very unhelpful! Do not trust them! I will never give them my business again! User's recommendation: Go somewhere else. Do not use American home warranty.

    Hello Mr. Vandeberg,

Our records indicate you placed a claim on February 11, 2020 for your refrigerator freezer not making ice which incurred the service call fee in the amount of $75. Per the home warranty contract, anytime a claim is placed the service call fee becomes due. You may refer to the home warranty contract under Customer Service, Number Two. On that same day, First American agreed to waive half of the service call fee as a one-time courtesy. We will not be providing a copy of our recorded calls as these are internal records. First American considers this claim closed. Thank you.

Do not get this warranty. They're a scam and only want your money. Also terrible customer services. I was talking to a lady about my a/c and she told me "That's not her problem and I don't care." I was furious and I ended hanging up and called again. Once I got on the phone with someone better I told the 2nd person if I can talk to their manager and he put me thru to his manager. I told the manager what happened and he laughed on the background which made me more angry.

So after 20x of calling back and foward I got a technician come out to check my a/c. The guy was very rude and disrespectful. He told me he can't do anything to my a/c. I told him, "Fine. I guess I'll call another tech". He ended up getting mad which he spit at me and told me to go ** myself. I call First American and told I want a refund. I wait about 2hrs to get a refund and I hired a a/c contractor. It only took him 1 hr and charged me $120. Like I said this company isn't worth the buy. Stay away from them!

The representative I spoke to helped me file my claim and I was able to get it fixed and fully resolved the very next day.

First and foremost, they did this in the middle of the pandemic, leaving us with no working refrigerator in our house, knowing we were using coolers. The character of this company is very questionable. They kept giving us the run around on the repair. The only way to repair the failed controller board in the fridge was to replace it. Both their own technician they dispatched to fix it told them that as well as an independent one we hired. Depending on who you spoke with on what day we would get a different version of the story. At one time they told us the part was ordered and the web site told us that. Then when we called because their technician was not notified. They told us they could not get the report and it had to be rebuilt. Note, the other company we had look at it had the part in stock the next day.

When my wife called they quickly offered her a buy out and tried to get her to take it but could not tell her what it was. She told them she needed to know what it was before she could make a decision. Next thing we knew we had this ridiculous offer of a payout based upon what it would cost to rebuild a board when we know it cannot be rebuilt. So we decline that explaining that is not enough to fix it. I call and speak to a supervisor who tells me the tech they dispatched told them it could be rebuilt and I disagree with him based upon the other company and that my wife had spoken with their service company and they told us it could not be rebuilt. He tells me he will call them back and if they tell the them it cannot be rebuilt, they will replace it since they cannot get the part. So I call the repair company and they confirm that it cannot be rebuilt, they told First American this and will call them back again letting them know this.

Also, you cannot call their technicians directly, you have to call the main office to speak to them. The repair company calls me back letting me know they have told First American this and now it’s up to us to solve with them. I call First American (of course they have not called me back) and they lie to me and tell me they spoke to the technician at the repair company and they told them it could be fixed. I explain to her not only is that not correct but I have a voicemail from the repair company stating that their tech did not tell that to them, and cannot tell that to them because they cannot speak to the tech directly.

BTW, the repair company, Loanstar Repair, excellent to deal with. First American, not so much. So this supervisor, Isabel tells me she will now have to escalate to her purchasing department since there is conflicting information and that will take another 1-2 days but she will try to escalate it. I offer to play her the voicemail but she won't listen to it.

When I explained to the first supervisor on Monday this is the only fridge in the house, he tells me how he has authorized us up to $75 to buy a small fridge to hold us over until they can fix it and we can keep the fridge. Of course there is nothing on our ticket about this. While I'm on the phone with him I look at Bestbuy & Sam's Club and you can't even get a small fridge for that amount. I bring this up to him and he proceeds to tell me I could go to Rent-a-center and rent one. Hello, it's a pandemic, you can't walk into a Rent-a-center to do that. I point that out to him and he apologizes and tells me it’s all he's allowed to authorize.

The net of this is they have fixed nothing and it is clear their strategy is to make up a repair that cannot be done just so they can force a reduced payout on you so they can get out of their agreement and not actually fix anything. The morals of this company during the times we are going through with Covid-19 are horrible. Save your money from buying a warranty and use it yourself to get a reputable repair done. I hope this saves someone else from having to go through this.

I submitted a claim for a leaky faucet 44 days ago and the plumbing company assigned (GI TECHS) missed 5 appointments. After I sent 13 service failure updates online via the FA portal nothing happened. The contractor stopped answering the phone for 2 weeks and let it go to voice mail. Messages are not returned from them and when I call FA I am on hold for up to 90 minutes and am often cut off. FA fails to return calls. There seems to be an attempt to wear the customer down.

I requested a new contractor (company policy after 3 no shows) and they will not assign a new contractor. The vendor (very sketchy) keeps changing their story. At first I needed a simple hose and now without looking at it again they say that I need a new faucet which buys them more time. I asked FA to allow me to get my own plumber and to be reimbursed and they offered a buyout of $20. Representatives read from a script and never really answer your concerns. A once great company that is now going the route of so many unscrupulous warranty companies.

They have awful customer service and they don’t communicate with each other either. They are beyond awful and will only cause you extreme frustration and stress. As it stands, our A/C unit needs a major repair and it’s been 7 days since the contractor that was sent to our home and nothing has been done!

First American stated they would have to wait 24 hours after sending an email to the contractor, because they can’t get a hold of them on the phone, before they will reassign someone else. Needless to say, almost 36 hours later and not only is the contractor NOT reassigned but I’m back at square one with yet another representative who is trying to tell me that they aren’t reassigning anyone different!! Take your money elsewhere, it’s not worth it and this isn’t our first negative occurrence with them.. Trust me. Stay away from them!

Filed a claim on my heat pump and because they were unable to locate a technician within their network for my location (contractors don’t want to work for them) they authorized me to get my own. The technician confirms compressor failure and because of the R-22 refrigerant (now phased out with new laws) among other reasons recommends new heat pump and air handler (compatible pairs have to be installed together). Estimate for all parts and labor comes to $4800 for top of the line Amana unit - which is very reasonable considering national average for this job is easily over $6k.

I contact FA and the representative was initially very kind and cooperative and assured me there would be no issues that she could foresee, but she would need to speak to her managers for final approval. She said that I could choose to put the contractor in touch with them or pay him directly myself and receive reimbursement.

I sent the estimate over. Next day I find out they need a more detailed description of the technicians findings. I had an entire text log with the technician regarding the diagnosis that the representative stated would suffice. So I took screenshots and emailed them so she could forward to the “managers”. I waited till the next day and hadn’t heard anything. I continued to email and call leaving voice mails with the representative for a couple days, she stopped all communication.

I called to speak to someone else (always long hold times) and they seemingly had no knowledge of anything that had occurred up to this point. There was a distinct language barrier with the communication skills of the reps and the call quality left me being unable to hear them very clearly - this was occurring nearly every agent I spoke with. I was told then that the text logs would not work and I needed to contact the technician to provide even more details regarding the estimate and system diagnosis which he did that evening and I forwarded to them.

I called the following day to confirm they had received the requested information, they said they had not which is a lie. I then upload the information onto their website as well as emailing it a second time to another agent. Then out of nowhere I received a text stating an HVAC contractor had been assigned to my claim. This is 6 days after my claim was filed when they instructed me to get my own contractor because they couldn’t provide me one. Because the estimate amount is above their “guidelines “ for approval they are now suddenly able to find a contractor to come for a second opinion.

This new company came out to look at the same unit approx 6 months ago when I called because of loud noises and inefficient performance... They were there 5 minutes, charged me $100, and said nothing was wrong. My family had been putting up with the noise and poor heating/cooling till it finally failed this time. Had they acknowledged a problem then, perhaps I wouldn’t be in this dilemma. *Another bonus* - this company they’re wanting to send is the same one that installed the unit only 6 years ago and now it has completely failed. Likely improper installation based on the new contractor’s diagnosis.

I call back and asked why they’re now sending someone else after they told me to get my own technician. I was told they’d never pay an outside provider that amount which she stated sounded high, that they could get it cheaper and it could be repaired and doesn’t need replaced despite the new guidelines concerning R-22 refrigerant which would be needed for this type of work (it can now only be obtained as recycled product and most competent technicians have moved past dealing with repairs on these type of units as a replacement compressor and refrigerant will be nearly as expensive as a new unit and would likely fail again within a short time).

They said it would be another week before they could arrive for their second opinion (they’re a 2-hour drive away and only visit the area once or twice a month). All this after my initial contractor had ordered the new system because I was told to get my own provider. Now they want to start the whole process over from the beginning with the low budget company to repair an aging unit that should’ve been properly diagnosed months ago when they were already here....and they expect me to just shaft the initial contractor.

I’ve been running on space heaters, it’s been in the 30s a couple times outside overnight and I have a young child in the home. Needless to say, I can’t afford to wait another week for a second opinion and likely another week after that to get something done, if then. So I’m assuming at this point I’ll be out $4800 and pursuing an arbitrator/appeal.

They won't let me talk to a supervisor, they just tell me that there is nothing a supervisor can do, because this is the process. Then when I insist on speaking to a supervisor, they just put me on hold forever then disconnect me. We have had them for over 7 years and it's always a fight. I never write reviews for company, but dealing with FAHW is HORRENDOUS. I had a leak in my garage, so I contacted them to send out a contractor for review. I get a guy from DRAINCO, to come take a look at it. He looked around and said, "This is a roof leak, it's not covered under your home warranty." Keep in mind, he only look at the exterior of the leak, just because it's leaking from the ceiling, very small droplets. Since it's not covered, I went to find a contractor to come take a look at it. The next day, it gets worse from a few droplets area to multiples at least 2-3x the previous night. I had a contractor to come out and he looked at the amount of water, right away told me this can't be a roof leak. His explanation was because I told him the garage has been leaking since Friday and it is Sunday, the amount of water can't be from a roof leak even if the previous days did rain.

Well, since I had no choice because any other delays will only cause more damaged, so I had to pay him $150 for an inspection, he opened the ceiling drywall and located the leak was caused by a hole in the cold water copper pipe. The water was squirting at the electrical water that was running through the garage to the house. One of the wire was burnt due to water squirting directly at it. He said I was lucky that there wasn't any fire or further damage.

I took pictures, and sent them to FHWA. It's been 7 days, they asked for more pictures, which I gave. After some back and forth, today they said "We are able to see images attached the claim however, there is nothing here that suggests our contractor gave an incorrect diagnosis. Do you have a report from a licensed contractor disproving that this issue was from a roof leak?" The invoice I gave them states "found elbow leaking from cold water line and electrical damage (hazard)". I feel like they response once a day on purpose to delay the claims. HORRIBLE CUSTOMER SERVICE, POOR CLAIMS TEAM. I will definitely not renew my coverage with them.

This is the company the seller utilized and I cannot say enough of how bad of experiences we continually have with this company. If you search Google, Facebook and other common referral sources, you will find the company does not seem to allow reviews...and there is a reason why.

First of all, the company sends service providers who are questionably licensed. From very unprofessional providers to providers who may take weeks to show up for the service call. Then the providers give subpar and services which do not meet standard code nor industry. Second the company primarily and heavily utilizes online only communication, whereby they take a day or two to even respond. Then for them to actually authorize a repair may take several days. Finally, if parts are needed for the repair, prepare for weeks, not day, but weeks for your part to arrive and the service provider to return for the actual repair. This has been repetitive on SEVERAL issues we have had with our home purchase. I cannot stress enough to avoid this company at all cost and at all times!!!

I felt after the second person came out and replaced part, it should have then been replaced. I'm sure on small ticket items like dishwashers, garbage disposals, etc. They should be replace before investing so much time and money.

We discovered a major leak in our home on Christmas Day. Homeowner's insurance would cover the damage caused by the leak, but not the pipe itself. Dealing with the crisis in our home, we worked with our homeowner's insurance, contractors, and plumbers and did our best to get the situation remedied. After the work had begun, we realized that the broken pipes should have been covered by our home warranty. We gave them a call and they refused to let us use our own plumber who have been working with us since the crisis erupted. They insisted on sending their own people. Because the work was already underway, the tech who came out based his report off of the removed, damaged pipes that he saw and what our plumber had diagnosed.

First American still refused to cover anything and reported us to the state for unsafe conditions, which were not present. I am guessing when they refused to cover it they thought that if the pipe was as bad as it was, there may have been unsafe conditions at some time. So, not only did we get nothing from the Home Warranty, our contractors had to suffer someone entering the project without permission and looking around. The state inspectors concluded that it must have been a wrong address, but First American told me that they had reported it. This is a bad company. They have done this and that, but it has been more of a headache than it was worth. Don’t buy it. If you want to purchase a home warranty, try a different company. Maybe you will have better luck.
