    I have had this warranty for 5-6 years and in that time I’ve filed 3 claims; 2 of which resulted in replacements & 1 that was resolved with a repair. The process for filing a claim is really simple. You can either file a claim online or over the phone; I’ve done both & had no issues with either. When it comes to repair the work is exceptional & with replacements they offer a very nice comparable or a reasonable cash offer so that you can purchase your own (again, I’ve done both). If you choose to take the cash buy-out there are a few extra steps involved to continue coverage on that item (i.e. emailing proof of purchase). If you take their comparable appliance; they have it delivered/installed quickly and you’re done. I have no complaints with their service & I highly recommend First American to anyone who searching for a home warranty.

    I paid $100 to the 1st contractor. He didn't file a report. You sent a 2nd contractor (Sears). I had to pay another $100. I complained, your rep said I would get a refund. I haven't. I've called & asked for the refund. I still haven't received it. This has been the worst customer service I've ever had. Terrible support.

    I am extremely disappointed in this company. We have been waiting over two weeks for an answer we were told would happen within two days. Even with Covid they have failed to simply communicate and reply to give us any answer. I have called over 10 times and had to search for myself - waiting on hold over 15 mins each time. I have been getting the run around from supervisor to supervisor with each one promising a return call to only be lied too. I am still waiting after my third supervisor promised to contact me no more than 24 hrs later with a guarantee promise they would contact and handle the situation. Unless you enjoy fighting with a company and going through automated responses I would not recommend using them at all. Spend your money on a company who cares about their clients...

    I have had this policy for about 8 months and each time they failed me by sending me incompetent and unprofessional contractors. My AC went out and 2 different companies were sent to fix it with one of them causing an electric fire in my breakers that I had to repair on my expanse for close to $1000 as they refused to send an electrician urgently.

    To this day the AC is not working properly but I will not use their contractors to avoid further damage. Then about 2 weeks ago my oven stopped working. They assigned a contractor who did not contact me within the 48 hours listed on the policy. I had to constantly call the assigned contractor until he finally showed up. He was not wearing a mask and was incompetent stating he cannot remove the oven from the cabinet asking ME to do it. Obviously he left with the oven not working and I notified FAHW and since then there is complete silence as they claim they are trying to locate another contractor. I am without an oven for 2 weeks!!! My advice: avoid this company who will make sure it fails their customers again and again.

    I get service within a couple days from the time I submit my request. The vendor fixes the problem when they get here. In the case of my fridge it wasn’t fixable so they bought me a new one. I don’t get messages back as quick as I would like when I have a question on the site though. Overall I would recommend them for sure!!

    We have been without hot water going on 12 days now with no real date as to when our water heater will be repaired. The provider went on vacation right after he came to our home and could not be reached for several days. We were told the parts were backordered. The following week there was no communication and a week went by before we called back to be told it would be another week and are waiting for parts. The communication has been awful and the desire to resolve it in a timely manner has been absent.

    We have had endless problems with First American Home Warranty. They lie and try their best to delay repairs & replacement. I have written proof from the contractor that they have provided FAHW w all the reporting and pricing and they need. After multiple promises "within 24-48hrs" to have it resolved...it has been 2 wks! We have spent 2 wks in 100° weather with both air conditioners broken!! I have a lot of serious medical conditions which means I can't be in this heat. FAHW said they would "expedite" my claim which means they have a set amount of time they must reply and have a solution. It has been endless run around without doing what they said they would do even one time. I have proof of all communications and the lies they have been telling.     It is almost one month since a claim has been filed for our built-in microwave. First it took almost a week to find a company/technician. Secondly the technician from Countrywide Proserv Inc (Leo) recommended a "replacement" but FAHW is bent on repair of the parts which up to the time of writing, hasn't come because a "wrong" part was sent!!! I shall tell the "whole world" about my highly disappointing experience with this order. For your information, I have promptly paid the $75.00 deductible. The insensitivity of your customer service to my plight would make me to cancel my contract with First American as soon as the built-in microwave is either replaced (as recommended by Proserv Inc technician) or repaired as desired by First American Home.

    I am totally unsatisfied with my previous contract (number 10629629701 ended on 09/04/2020) due to the following reason: I submitted a claim on 08/19/2020 for the A/C which was not cooling, and paid $75.00. First American assigned Platinum Repair Inc. to diagnose/fix the issues on 08/21/2020. Platinum sent a technician on 08/25 who spent less than 5 minutes and told he can't fix. I brought the issues to attention of both First American and Platinum Repair on 08/28. Platinum agreed to send a senior technician on 09/05 - no show, and no communication. After complaining Platinum sent the same technician on 09/11 who told he can't fix it. I brought it to the attention of First American without any resolution - just runaround! In summary although I made the full payment of annual fee and made additional payment $75 for the A/C. First American failed to fix the problem, even did not give any reason and/or diagnosis.

    I purchased a seller's home warranty from First American Home Warranty. I submitted a claim through my realtor for $500 in March of 2020. My bill for plumbing repairs was $6000. I closed on my house April 17th, 2020, today is September 24, 2020. They claim they sent a check to the home I had a warranty on, which has been a rental property for the past 8 years. I had listed my correct mailing address on my initial paperwork for the warranty. They claim the check has been cashed. I NEVER received the check, it was sent to the house that I sold.     When you buy a new home, you think you are getting protection when you get a home warranty as part of the purchase. Think again: be prepared to wait. They are in no rush to serve you. They're hoping you'll walk away or go somewhere else. And they have a limited number of approved contractors - rather than find more contractors, they'd rather have you wait in hopes that you will give up. We had to wait a week before a contractor ever even came out to inspect our broken appliance. And then you have to wait for approval. And then you have to wait to schedule an install.

    Expect a lot of legal wrangling. Their customer service people can cite clause after clause of their contract. If they happen to approve your claim, they will not necessarily replace your broken appliance with the same brand. They will find something with the same specs, but then they look for lowest price. We had all appliances by the same manufacturer and they all had matching handles. Now we have an oddball. We'd have been better off taking the cash the seller paid at closing and buying what we wanted than dealing with these people.

    We have had several types of warranty claims that needed immediate attention. Water damage, A/C issues (in 100-degree heat) and appliance issues. The response time in which it took to contact a representative was ridiculously long. The number of times we were transferred after long hold times was ridiculous. The promises of reimbursement checks being mailed were false. As a matter of fact, we are still waiting for a check as I write this review that we were told was mailed on 8-27-2020. Company policies seem to differ with each service rep we speak with. We pay to have this service at our disposal.

    We are not unreasonable people. We expect honest straightforward answers to our inquiries. We don't enjoy being told different stories each time we need to follow up. As a matter of fact, it is not our job to follow up, it's yours. Don't have homeowners do your legwork. Call your customers back, set callbacks. Each of the three services we were in need of resulted in long, long hold times and broken promises. The photo attached is unfinished work from more than a year ago. The crew never came back to finish. Shall I go on? Figure it out so as to help the next homeowner in a more expeditious way.

    I have had coverage with First American Home Warranty for 2 years, it has been awful. The plumbing contractors have done more harm than good (actually snaked my old pipes and caused another leak). And I have not had a functioning washing machine for 3 months out of the last 12. I have had multiple claims for the washing machine. This company wants you to communicate with them thru their website, but they do not respond. It is also next to impossible to get anyone on the phone. My most recent service request on my washing machine has gone on for 6 weeks. I finally received a message from them after I filed a complaint with the Better Business Bureau.

    "Contract holder and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Company's negotiated rates with its suppliers, which may be less than retail."

    I’ve had a couple of vendors that had been less than pleasant, but for the most part, anything that happened over the last 16 years had been taken care of. Submitting claims with First American is also fairly easy. Sometimes, the service takes a little longer than I hope, but luckily, I have two ACs, so always one of them is working. Then, when my fridge went kaput, it wasn't totally out but it wasn't working great.

    So, things always worked out with First American and so far, there's only been one time that I wanted to kick someone out, which I did. The guy came out for the air conditioner and he was very obnoxious. Then, two companies split the service for that claim but the air conditioner still makes noise when it's off and this has been going on for about three years. Recently, when my refrigerator had gone out, they couldn’t replace the part and offered to give me money. And I had it in just a few days. Now I need to send something in showing I bought a new refrigerator. All in all, it's nice to know that I'm covered if something goes wrong with my home and I'm always taken care of.

    It's very easy to submit a claim. It's just a telephone call. The reps are very professional. Most often, I am satisfied with the work done by the contractors. But there was one contract company that worked on my refrigerator and they were not at all nice. So the next time I'm having to call in for service, I will make sure when they tell me who the contractor is and I will know if that's the same one to refuse that company.

    When I had a problem with my garbage disposal, the man that came out told First American that I had put a plastic bottle top in the garbage disposal. It was obviously that that bottle top fell in there after the garbage disposal wasn't working. But because that service man told them that I was grinding up a bottle top, they denied the claim. I was tempted to cancel and go to another service, but I stayed with First American. But I was very upset. Because when I tried to say that that was not what happened, the person told me that they have to take the word of the contract person.

    I had another claim for the freezer of my refrigerator. The refrigerator was about 10 years old and they had a problem getting a part. I was having to buy hard ice to keep the food from going bad. It took them quite a while to get the parts to service my refrigerator but it was resolved. But so far, First American has been very fast on getting a contract person out to solve the problem.

    It takes a little longer to get some things fixed. They have a dashboard where you can leave them a message and over the space of last year, I used it about six times and never got a response. I wound up having to call. The last time I had a claim on my washing machine, I had to have the transmission replaced. I called the people that they told me to call. They said that the parts were on order. Then I called First American and I was told that the parts weren't on order yet. They hadn't heard from the company. So I called the company back and they said they've sent a list in two days. I called First American back and I was told that they just got the list. It takes too many phone calls to get things done. If they have a dashboard, they should have someone that's actually watching it and responding. Also, they have no response of any type on the weekends. That's a bit of a problem.

    The techs were very good and on time. As a matter of fact, they just got done on Monday and I still owe First American the payment for it. My check came in today and it's gonna be going out this afternoon. Overall, First American does a better job than American Home Shield. When I talk to the people at First American, they are nice. I can usually get the answers I want. But they need to be a little bit more responsive. If I don't call them and they have information, they won't call me and most of the time, they won't even send an email. But they do try to do a good job.

    It was fairly easy to submit the claim. When they provided the people that were gonna do the repair, I tried to ask if there was anybody else in the local area because the number the company was based out of a place that was four hours from here. I was hoping to deal with a company that was close by. But they said, "That's who came up, so that's pretty much who you're gonna get." So that was the only issue. But the technician was fine. It took long to get to the resolution. He came out two times before they ever fixed it and that wasn't necessarily on them, but it was the going back and forth between them and the service, because we ended up needing a toilet being replaced.

    From the time that I called, it was almost 10 days before we had a functioning toilet. We told First American exactly what was the issue. But they didn't immediately go with it's gonna be a replacement. They sent the company out to check it out and then sent them out again to try to replace part of the toilet. Then found out they couldn't do that, so they replaced the whole toilet. It was time-consuming. But overall, I'm satisfied with First American. It's very good that we can get things worked out or replaced.

    I placed a service request on 7/3/20 as my air conditioner wasn’t cooling. On 7/6/20 the repairman determined that my HVAC condenser had been struck by lightning and needed to be replaced. First American ordered the equipment on 7/20/20. Nine weeks later and my HVAC still hasn’t been repaired. I’ve been without air conditioning for over 11 weeks now. The service repair company said they expected the equipment within 2 weeks after ordering. I’ve sent First American many messages asking for an update on my equipment order. I’ve called the 800 service line and it says to send a message. First American hasn’t responded to my messages and I can’t get anyone on the phone.     This company has been a huge disappointment for us. Not long after moving into our new home, our refrigerator stopped cooling. We set up a service request through our home warranty and two days later a technician came out to look at the fridge. He diagnosed it as having a broken defrost heater and that the part was no longer available to fix it. He manually defrosted the fridge and said it would hold for about a week or two hopefully. He also told us that we would hear from First American within 48 hours.

    A few days passed and we had heard nothing so I called customer service who gave paltry excuses as to why we hadn’t heard from them and said he would escalate it to hopefully get it approved faster. Many more days later we finally got an email that they had found a replacement fridge and gave us the option to accept or decline it. (They didn’t inform us that if we declined it they would have just cut us a check and we could have bought our own fridge).

    A couple of weeks went by and I called customer service for an update because we had heard nothing from them and the representative was very dismissive of my concerns about the fact that our fridge could quit at any moment and basically said it was out of their hands and that there was an estimated delivery date of September 16.

    Now roughly another week later, the fridge has stopped cooling again and we have lost food once again. I called customer service and once again got a representative with a very dismissive attitude who informed me that they couldn’t do anything to help us unless we wanted to get a small fridge and get a 75 dollar reimbursement. She then was the FIRST person to tell me that if we had declined the replacement they could have just cut us a check and we could have gone and picked our own fridge and had one by now. I feel that they are very unprofessional in their call center and that they should keep in better communication with their customers. Having to wait a minimum of 6 weeks for a refrigerator is Ridiculous.

    Everyone that I've had, they've been good. I usually call First American for my claims and it's a smooth process that goes quick. There was a pool pump, and they said it was normal wear and tear. On the other hand, my claim on an outside faucet leak went good. The plumbers came out and fixed it the same day. They had to cut into the drywall and the plumbers don't do it. They then posted it on their paperwork to have somebody come back out, and nobody's called about it.     First American has not been responsive to our failed AC unit. The technician came out over two weeks ago and was here literally 5 minutes, pronounced the condenser unit dead, and left. The technician took no pictures and took no notes in my presence and provided no paperwork. Since then, they have been nearly unresponsive with the exception of excuses and saying we have to pay $900 in non-covered costs. Here's an example: They said that the new condenser is bigger so the pad mount has to be changed to a larger one.

    When I investigated the new condenser, I found that it is physically SMALLER than the old unit by one little inch. The existing pad is 33 x 33 inches and the new compressor is 29 x 29 inches. So, it will easily fit. Then they make claims about needing to extend both the liquid and suction lines and electrical and yet, the existing lines are easily long enough and I sent pictures to First American showing them this. Of course, First American can't seem to get the contractor to get the job done without allowing them holding us ransom. This is the type of company they are. They are either incompetent or hire contractors that are about sticking it to you and unresponsive.

    Now, First American is offering to give us $150 for a portable A/C. What to blow cold air on my feet? What kind of offer is this? Just FIX my home AC! I pay the premium (they take it out every month) and I paid the service fee. Now do your part. This is the second failure of this company, they couldn't fix my clothes dryer after TWO service visits over a two week period, so I had to get another dryer and I sent the broken one to salvage. My advice, stay away from this company. Don't walk, run.

    First American is one of the things that I’ve been extremely pleased with when I bought a house. Every single time, they send people who know what they're doing, fix what's wrong right away and they have a wide variety of items that they were willing to fix. The contractors fixed my ceiling fan and they also fixed the dryer three times because there were different things that went out, a gas valve and there were some wheels where the bearings went out.

    The refrigerator was leaking water all over the place and I had a guy I know come in here and work on it several times but it didn't work. So, I called American Warranty since I'm paying for it. They sent in a guy and fixed it, and it hasn't leaked since. So, they do a good job. A guy came out just to fix the thermostat but he also fixed the wiring because he said it was wired wrong. Then he fixed the wall because the wire was hanging off the wall so we rebuilt it just to mount it there. So, that guy was awesome too. There are probably other ones but I definitely have been taking advantage of this service.

    I remember seeing an advertisement for First American and also, one of my friends said that if I’ve got any wisdom I would get a home warranty. I'm in a wheelchair so I can't go and fix all these things and going around begging maintenance guys here and there, and trying to hire a professional service, and I don't know who's better. Having the warranty was an easy thing to do. They supposedly fix everything or a lot of things. So, I went ahead and got it. One week later, the dryer went out. The guy showed up and said that it was good thing I've got the service. It would have cost me $300 if I would have not had this home warranty. So, I'm glad I got it. It turned out that the other appliances went out next. I've probably made six calls and the technicians always come out fast. Everything is fantastic with First American. The professionals they’ve sent out have all been very good.

    Lately, I've had a little bit of difficulty in filing a claim with First American. It seems like everything that's covered, you need to pay more money to get things done than it would be to just call a regular person to do it. I needed them to put in a new hot water heater. The guy said in order to put the hot water heater in, they needed to get this, this, this and that which weren't what were there. They said they had something for the faucet that lets us know what the temperature is. They wanted to put that first, this and this and the other, and it was gonna cost $1,000.

    I asked if could I pay somebody to put the hot water heater in. They said those were the new requirements so I tried to find out were those the new requirements to put in. They said it was a new recommendation but I didn't have to. But they said that it was what was needed to be done and I needed to pay it. It was done without having to pay the $1,000 through the company but they pretty much wouldn't do it unless I bought all those other products to put on the water line. The other one was they said it looked like it was something that didn't fall under the warranty, that there was a break in the line and it looked like it was the fault of a person versus just naturally happening. I spend $100 for them to come out, but nothing's being done.

    For my air conditioner, they started one year and didn't finish until the following year. I had to wait. I had to buy all the air conditioners to put in. I started out in May and they fixed the problem after a year and three months. If they're doing something, it may take a long time to get what you need done. It's also a lot of back and forth. In my last issue that I had with them, they didn't take care of it at all. They said, "We'll send somebody else out." Again, it was "Let's see how much we're gonna charge to fix." I wouldn't recommend them.

Then the second one, I had somebody go out there and look at the AC, but they didn't even look at the ducts at all. They said everything was good, so I ended up having a different contractor go out. So, I didn't really have a great experience with that one. We have to replace the ducts, because the way that they're tied in the attic, they have to be replaced. They're already so old, they're coming apart.

    A friend of mine was using First American. This person’s very thorough and he had their service on some rental properties he had also. I thought that was a pretty good recommendation and I signed up with the home warranty five years ago. In general, things have been pretty good. Making claims is pretty easy online and I just do it there. The last company First American sent here was excellent. It took about a week for them to get here but they were well prepared. Everybody got my stuff fixed and it's been fine. It takes the home warranty company long sometimes to find someone. That just depends on where you're at. Otherwise, they do a good job. They keep me updated and if I give them my cell phone number, they text me and let me know the status of my complaint.

    First American was the warranty that came with our house when we purchased it. When I realized that the three outlets inside were not working, First American scheduled service with a company. I didn't hear anything for a week then got an email from First American saying that the claim will be taken by a different company. The company that they switched to contacted me the next day or so to schedule. Everything went pretty quickly once the tech was here and finished in 15 minutes. I was informed that the wiring was loose in one of the outlets and incorrect in another. The tech fixed the one that was done incorrectly and he tightened up the one that was loose. Everything works fine now.

    Including this recent electrical claim, we had three claims with First American. The last claim that we had was pretty difficult to navigate. It was a dishwasher claim. The dishwasher was leaking and we had someone come out. They said that it just needed to be cleaned. There wasn't anything that they could do. First American contacted us and said that they would replace the dishwasher. But then when the gentleman came to drop the dishwasher and do the exchange, he opened up my cabinets and said he couldn't touch it and that I was gonna have to have a plumber come out. A plumber came out and changed out some valves. And the plumber said that was totally unnecessary. He shouldn't have had to come out and that first guy should’ve changed out the dishwasher.

    This was over a few weeks that finally the company was contacted and it was through multiple exchanges. Nobody told me that I had to contact them. The whole thing took weeks to finally have someone come out and finish the job. Finally, they came and replaced the dishwasher. It took maybe a month and a half or two months for things to be completed. We use the dishwasher as a drying rack because it doesn't clean our dishes. We're pretty frustrated with that whole situation from beginning to end. But both companies that came were awesome. Dealing with the electricians was great.

    I have been a loyal paying customers for 3yrs. We are now being billed for services not rendered. I am disputing $150 in services fees for two visits for Contract Number **. The first for work order #** which was placed on June 27, 2020 for a shower where we wanted the water to be hotter. A contractor from Zamora Plumbing was supposed to show up on July 1. The contractor never called, and never came. The contractor placed a false report on July 6 saying that they found nothing wrong. First American noted my complaint, and then said that the contractor filed a report and therefore I am responsible to pay but the plumber never even came.

    The second work order #** was placed on June 26, 2020 for a leaking refrigerator. A contractor from Signature Repair came by, poked around, and filed a report that he could not find anything wrong. I asked for another visit as the leaking continued. On July 20, 2020, another contractor was sent, but claimed he was unable to find parking and therefore cancelled the visit. All the while the leaking continued, creating a mold problem in the kitchen. A major health hazard. The mold spread throughout the kitchen cabinetry next to the refrigerator. I cannot let such a problem fester and had to spend thousands of dollars on mold remediation.

    It has been two months, and there is still no resolution with First American in sight. I requested that they cancel the service and not charge the $75 fee. The agent refused. I have called First American dozens of times to try to resolve this. I am just off the phone with James at extension **, who says we have no choice but to pay, that there is no one else at First American to talk to, and he does not care if we take legal action against First American.

    It has been more than two months and neither of these issues is resolved. It takes literally an hour to get through to an agent, and then you are repeatedly transferred and put on hold for another hour ... to another agent who does not care about supporting the client or improving their homes. I would definitely NOT recommend this to anyone.

    One of my friends told me of First American. They did good work and I heard nothing but good things about the company. I tried it out and my experience making a claim has been pretty decent. It's usually mostly online. I'm kinda old school so I’d rather talk to somebody and there are people available to talk to, but the website is pretty user-friendly too.     Our dishwasher claim went well. The water didn't drain out and it started coming out. So we call and actually, one thing I need to say is First American, The person that I talked to from First American went beyond. I was trying to call for someone else because normally it would take two days, three days, or even a week before the repair person comes in. Their rep had given work order, but that was a day late, so I called back told them to hold on to that but we would try someone earlier. The rep worked on it and she was able to find someone who could come the very next day.

    There was something that had to be changed in the dishwasher. The technician who came out was very knowledgeable. Even on the phone when I described, he exactly knew what the problem was. He came and he said that it was a problem. He then placed an order to buy the parts and said that it would take at least a week or 10 days. But it happened in a week and he came on the ninth day to fix it. I was very happy with the way this person had handled the claim.

    There's a job for the stove that's uncompleted. We started by end of Feb and the technician ordered the parts. I paid and they got the parts but the person never called back. I reached out. One time, he didn't pick up the phone and then next time, I just left a message. Then this pandemic happened so I just let it go. But I reached out to First American again and they told me to call the technician since I still had the work order. But since it was a long gap, I lost his number. The rep tried to call that technician and he didn't pick up, so she said that they couldn't keep trying.

    First American Home Warranty did a great job on the appliances claims that I had. But the plumber they sent out didn't go back again. We called and we called, and I paid the $75 fee. But he just didn't show up. So sometimes First American Home Warranty works great but sometimes it just does not work at all. Since we've bought the place, we have had a home warranty. The contractors are really nice. Some of them follow through or they just don’t know. With the air conditioning claim, we never figured out what was wrong with it. First American said that it was a plumbing issue. So the plumber was with them. Then the plumber said that it was not a plumbing issue but an air conditioning issue. So they threw the ball back and forth. It ruined the sheetrock, and I had to pay and replace that. So, we finally went out of the warranty and hired somebody else to take a look.

    What I like about First American is if I hire a private plumber, I'll never know what it’s gonna cost me. So I might end up with a plumber that would do anything anyway, and I would end up paying them. But it's not just First American. We live in a system that people are no longer accountable and they want a quick buck. I am also looking at cultural issues. When my husband gets a job, it gets done and they don't argue with him. They just do it. When I deal with it, a female from another culture, there is cultural bias and a cultural issue. If you are a female and you’re gonna go and talk to an electrician, they'll give you the runaround. So I told my husband that if somebody was fixing something, he had to do it. I would not talk to them.

    We moved to Texas and bought our first home here. I know full well that there are a lot of things that with time need to have some type of insurance related to them so I was trying to find the right company. I used First American one time at a property and since I knew them, I went online on the web and searched. Their name came up and I spoke with them about coverage. Some companies look for all the ways out but I never experienced that with First American. They always listened to their representative that examined whatever the issue was and responded favorably.

    But my first experience with the contractor that they sent here was not really good. It was to work on my refrigerator and the person they sent representing the company was Sears Service. It was associated with a service company that tinily resembled Sears. The tech came, installed a compressor, and left. The refrigerator didn't cool and we had to call and wait another week before we got the service back out to examine it. We found out that although the tech had soldered everything that needed to be soldered, he had not plugged in the compressor properly so the refrigerator was not cooling.

    Between waiting to get serviced and getting the unit actually fixed, we were probably without a refrigerator for almost a month. That didn't work out too well. But recently I had a problem with a microwave and the service company that First American sent to my home was fantastic. I didn't have any problem with them and certainly would recommend them again. I did both claims online. A representative came, examined, and saw what was necessary so it worked out very well. They have a very good and workable system. I've been very pleased so far.

    This company will rob you blind! They refuse to actually cover any claims. It takes them weeks to process a request for a claim. Once they send someone out, it takes another 2-3 weeks to simply get the repair or part approved for payment. We have been waiting 20 days for them to approve a small part for a washing machine. We have emailed them over 12 times in 20 days, and called more than 40 times. They will not respond. They ignore our emails, and calls. We are still having our account debited each month for a warranty, but with no actual warranty or coverage to speak of. These people are thieves! DO NOT USE THEM.     I needed somebody to find out about mice in my house. I had seen a couple of them running around in the evenings and was concerned that they might be in the attic because I heard some scratchy noises in the ceiling at night, and also noises in the kitchen. The man who came did not have a ladder long enough to go into the attic so I had to get one of mine for him to use. He said he didn't see any evidence of mice in the attic. He did note a gap under the back screen door, which I knew about. He set out about a dozen regular mousetraps which so far have not caught anything. He also cut a peel and stick strip to fit under the screen door but he cut it too short. He told me I could get another one at Home Depot.

    Yesterday I decided to reorganize my kitchen cupboards and guess what I found! Mouse poop and chewed packages of granola bars and oatmeal packets. Why didn't he look in the eye level kitchen cabinets? It seems like he should have thought of that. Now I am concerned again about the attic. There is pink rolled insulation up there. Did he really look under it? I am a widow and cannot get up there myself.

    I have been using this service for the last 9 years. Until this year I had no complaints. I submitted 2 service requests recently and it has been a month and neither request has been completed. The contractor that came to fix a slow drain did something that caused my basement to flood and then refused to return my calls. I reported the incident to First American along with the receipt for the emergency plumber and they denied my claim for reimbursement. Also I am still awaiting a resolution for my washing machine service request. 3 companies have been out to service unable to repair this month and the review to replace has not been completed.     My washer has finally been fixed and I have received the payout for the oven. I did not receive compensation or support for the damage caused by the contracting company to my floor. However, I'm just grateful to have a resolution for the appliances and be done with it all. Ultimately, the company chosen by FAHW to provide repairs should be vetted more thoroughly by FAHW (and not only on cost of service, but quality of service) and must always be vetted by the warranty-holder. Once a reputable company was assigned to the washer, it was repaired as soon as parts became available, thankfully.

    I purchased a warranty on a new home and have had to use it a few times. I've NEVER had a problem fixed within a month. The contractors say "next week", "waiting on the part", "next week", over and over. You call First American and they call the contractor and then come back to tell you "they said next week". Rinse, repeat. I have a successful repair rate (meaning no one had to be re-dispatched or a claim re-opened) of 25%. HVAC took three trips from three different service people (from same poor contractor company) to fix the problem I found the solution to, for them. Oven has been sitting in pieces for three months as of this writing (3 contractor visits--same awful company in that time frame, no working oven).

    Washer has been leaking for two months, same terrible company was assigned to the washer as the oven. On an oven visit, they looked at it once and fixed nothing (in fact, they closed the ticket with First American and I had to reopen it a week later). Messages on their online platform receive no response or a repetitive response a week or more after my posting. I've resorted to using that as a log for what I've had to do and how the problems have not been solved, assuming I will have to hire an attorney to actually get work completed appropriately. I would NEVER pay this company ANY amount of money until they are better managed and are more customer-centric (a call to their customer service only get's them to call the contractor, who gives them the same lie so they can repeat it to you).

    There was some electrical problem that we called in. The receptacles weren't working when you plug it in and the wire was completely taken out on one of them, so the company couldn't do it. It was something that they would have to get it approved by First American. They said that they weres gonna submit it but they didn't think it was gonna be approved. I sent First American a message through the online portal and now it has been a good three weeks and I've never heard from First American if it is approved or not.

    The company was good but they took a very long time to get here. First, they were saying they were busy. Then they canceled saying that somebody might have COVID and they didn't want anybody to come to my house. From when I requested, it was two weeks when they got here. I put two other claims in before and the contractors came right away. I just thought that this was the first time and everything else was fine. I work in real estate and we always use First American Home Warranty for everything.

    Platinum HVAC was dispatched 5 times since 6/10 on 6/13, 618, 6/19, 7/6, and 7/13 and my air still isn’t working properly during one of the hottest times of the year. I spoke with a manager by the name of Ada who was much nicer than José who I spoke to immediately prior to Ada on 7/13 and she said there would provide a check for temporary relief so I could buy a small room air conditioning so I could at least sleep at night while the issue was being resolved. She also mentioned there would be a case manager assigned to make sure everything was completed properly, and that they would take care of coordinating Service with Platinum HVAC.

    I asked if a different HVAC company would be available but she advised that using Platinum would be best since they were familiar with the problem, so I reluctantly agreed. Unfortunately, I don’t have the hour on hold it takes each time to get through to customer service and expected to hear from First American based on my conversation with Ada. At this point I still have not heard from Platinum or any case manager at First American and I was forced to leave my home from 7/31 to 8/13 as I am working from home during COVID and my home was uninhabitable during the day.

    Now that I’m home, my A/C shows an error saying call for service which can be seen in the attached photo and I received an email in the last few days stating my case was closed. I never heard back from anyone and after spending 40 minutes on hold just now, the line disconnected me at 12:20 pm while trying to get through. Now I will have to start over again. Some of my experiences in the past would’ve been positive, however the amount of time and effort it has taken me to get to where I am with no resolution, seriously has me reconsidering ever recommending First American to anyone again.

    There is a 30 day period before contract goes into effect. During these 30 days one has the right to cancel contract. Online they make it impossible to cancel as the screen freezes. I have called various numbers and after waiting hours for a representative was transferred to a computer giving a long address spoken quickly so that one cannot get the address. It is clear that once they have your credit card number they make it close to impossible to cancel. Do not deal with this dishonest company!

    I have been a FAHW customer for approx 5 years. In the past the service I have received has always been acceptable. That said, this summer has been hard on my AC units and when the first one broke down I called for help. 1) Contractor declared that I had a leaking coil. In itself not surprising but a couple of days later my second unit also broke down. 2) Same contractor declared that I had another leaking coil. As we started to move forward with fixing the AC units the contractor told me I would have to pay in cash or by money order. At this point I called FAHW asking for a new contractor explaining that during COVID I am not going to go to the bank unless I have to. Furthermore, who only deals in cash or money orders these days? I offered Paypal, credit card, Venmo, Zelle & Check but it was all rejected.

    3) At this point I called FAHW for help. I will not go into all the dirty details about how many times I was left on hold just to be disconnected but let's just say I wasted at least 5 hours over multiple days. 4) I spoke to their manager...he promised to call me back. No one called me back. I spoke to another manager - promised to call me back. No one ever did. 5) At this point, I decided to get a second opinion on my units from a contractor I have used before. They declared that the first unit was just fine and got it up and running in a matter of 10 min. The second unit did indeed need a new coil.

    6) I called FAHW and asked to speak to a manager (again). I explained that they could cancel the first claim and that I just saved them a couple of $K and that their contractor had "misdiagnosed" the issue. I again, asked for my case to be transferred to another contractor since this one clearly could not be trusted. Again, this was rejected by the manager on duty.

    7) I asked for a cashout option so that I could handle the situation myself. The manager explained that she would have to work on the numbers and that she would call me back tomorrow. That was Thursday night. It is now Monday and guess what...I am on the phone wasting another hour. Net-Net...stay away from FAHW and find a different company. That is what I will do...

    I am not one to write reviews, but when a company has burned you twice it’s hard not to speak up so no one else has to deal with this. Every contractor they have sent out to our home to help review issues has been terrible. Then they proceed to not answer and if they do they are never right, do not help with reimbursement when they say they will. Document something was approved and then say it wasn't.

    We recently had our HVAC system checked out because it was not working; this company sends someone out and says they can’t help us and we would have to try to go through the company, but First American would pay for the labor. The worst part is if we would have turned on our heat there would have been a carbon monoxide leak and pretty much we could have died. Today we are still in disagreement with this company stating they will only cover $150 of the repair and their hands are tied. This company is terrible and if you don't mind liars, cheaters, and people who aren't proud of their work and the people they are helping... this is the company for you.

    This is a terrible company! I noticed it's very hard to actually submit a review online. No Google reviews options. They must be paying the Google to suppress that feature. Our A/C went out and they left us without AC for a month, in July! Once they finally replace it, they charged us a $1000 to repair on top of the deductible, only to find out they left all the old equipment in the attic. My brother is an AC repair person in another state and he indicated to me that you don't leave old equipment with new. They did the bare minimum possible and then it still didn't work.

    We had to hire our own contractor to finish the job. Now our hot water heater was leaking, the service technician came out and cut the old unit off and then told us the base had to be replaced. Of course it will be a week before they're out again and no hot water. Why not leave the old unit intact and have us figure out another option before CUTTING OFF the water heater? I had Old Republic home warranty prior to this one and no problems. Don't use First American...terrible experience!

    First American Home Warranty's contractors kept having to come back out for the last claim that I had. They didn't have anything on hand. If the contractor they chose had been Sears, they could go out on a truck and fix certain stuff. Each time, a FAHW came, the tech would say that there was another part that was needed. So, it took a month for my claim to be resolved. Each time, a different contractor would come and they all had different eyes on what the problem was.

    I tried to call their contractor because I was trying to schedule appointments around my time. They would tell me that the part that was needed hasn't come in and that they can't schedule an appointment until it does. I told them that a previous time, they scheduled my appointment before the part got in. Still, the contractor said no so I asked to speak to the manager. The rep said the manager wasn't in and that they would give me a callback. I didn't get a call back until two or three days later. I need to know what my week ahead would look like. I'm not gonna hold FAHW responsible for this issue though. I've had them for years and I've never had any problems.

    Called First American Home Warranty on a Monday morning at 8am as our AC was frozen up and needed service. They happily took my $75 over the phone and promised service within 48 hours. Never a call. The AC company they contracted to service us, Mektek Mechanical, is a joke. They NEVER answer their phone calls. What a scam.

    After two days of waiting for service I contacted a local AC company. When I called FAHW back to request a different contractor due to no response from Mektek, they gave me a company that I looked up and they are not even listed as a licensed mechanical company. So now I requested FAHW to reimburse me for the timely local service I received and they refused. I'm contacting the State's Attorney about their unscrupulous business practices. We close on another home this week and we were buying a home warranty policy for the new owners as part of our sales agreement. Fortunately, I caught how bad FAHW really is and we had Dockside Title cancel the warranty contract with FAHW and we bought a policy with American Home Shield. I hope others see this and DO NOT BUY A HOME WARRANTY FROM THESE THIEVES.

    I’ve had a claim open now for over a month regarding my AC/Heat unit. I Originally reported that the AC unit was turning off and turning on & I needed to reset the thermostat to get the unit to work. I filed a claim First American and they sent out a company to diagnose the problem. The company they sent out, AA-Al Services, came out 4 times & reported the issue of the compressor needing replaced & how the unit is extremely loud. Then First American requested a 2nd opinion, & sent out another company. The other company (SHIP) finds the same and additional problems wrong with the unit and reports it to First American.

    I am told by First American that SHIP is going to fix the problem and replace the unit. Then I get told, after several days of not contact & me having to reach out, that (SHIP) the 2nd opinion company is too expensive that First American WILL NOT approve SHIP to do the work. And sends the request back to the first company; only to find out from the first company, AA-AL services, will only be fixing the 1 problem that AA-AL services reported and not all the other issues the 2nd opinion reported. The first company (AA-ALService) First American sent out tried getting me to pay out of pocket on two separate occasions for things that they thought would fix the problem without having to report it to First American.

    I made a manager (Carissa ** a manager at first American) aware of my concerns and she mentioned they were a great company, First American uses them all the time. When I spoke to the owner of AA-AL services tonight, the night before they were going to repair, making sure the other issues the 2nd opinion company reported were going to be addressed, the owner proceeded to yell at me and be extremely disrespectful & unprofessional. This is the company First American was planning to send out to only to do a partial job, and I will not be allowing that!

    It seems like First American is only out to take out the consumers money and when it comes to serious issues they want to cut corners. I’ve been getting the run around for the past 40 days by multiple different people, saying multiple different things, who was going to complete the work changed everytime I spoke to someone, and no one can seem to help. I will be pursuing legal council regarding this as they should have never send out a 2nd opinion and choose to ignore their findings & recommendations. I’m extremely disappointed with my first experience with First American and would recommend doing your research before hiring First American as your warranty company!

    There's lack of communication with First American's providers. About a year ago, my filter for my pool started shooting water straight up. I notified First American and within a very reasonable amount of time, I got notification from a contractor that they've been contacted and would be responding. They didn't say when yet but they did show up in a couple of days. I had to shut everything down. They took a look at it and said they had to contact First American and would get back. But I heard nothing. I kept calling and got no returns from the contractor. After a couple of weeks or so, it was repaired. The provider was a very curt-type person. So this time, the same thing starts. I see it seeping because he had come out and use some type of epoxy to repair it.

    After First American notified him, I got a call from that he would be here the next day. He was here when he said he would be, looked at it, and as far as the filter, he said he'd have to get back to First American with his findings on the fact that the clock wasn't keeping time and that that was something to do with a board that was not covered by the warranty. Also, there was the salt cell in reference to a fuse, which now, my pool guy had checked the fuse and told me it wasn't a fuse, but I didn't know all this at the time. I tried to call the provider once, but it went immediately to his voicemail. I didn't want to do that. So I waited and I called yesterday because it's now been two weeks. I have heard nothing. I'm very frustrated with it.

    The time before the pool issue, I had to call my refrigerator. Five weeks later, I found out I had to buy a new refrigerator and replace for about $16,000. It was a built-in unit. They came here four times and they were allegedly from Sears. I had to tell everyone that showed up what the previous guy had done to the best of my knowledge. If I knew how to do that, I wouldn't be needing their services.

    First American should try to get across their contractors and tell them to let the customers know where things are going. It's one thing if it's gonna be two or three days. It's another if this is gonna string out for weeks. You don't know whether they've forgotten you, you said something wrong, or you feel like you're in limbo. I've been with them for over 10 years. I'm considering looking elsewhere. But everyone I have ever spoken to at First American have been extremely courteous and they appeared to want to assist me and make things happen. I still like dealing with their support group. But it's the execution of late.

    Updated on 08/19/2020: For those of you who have been following this saga, FAHW continues with its horrible service. It took almost a week for the "claims specialist" to respond to my voice messages, email, and message through the FAHW web portal. Here they represent that they have responded to my issue. (Is cussing allowed in this review? Either way, I'll control myself.)

    Here's what you should know about their response (keeping in mind that this has been going on since July 8): "Hello Mr. **, Please be advised, the equipment has been ordered. J & S Mechanical will contact you to schedule a mutually convenient installation appointment as soon as the equipment is ready. Thank you." Here's my reply to her: "Ms. **, you've told me nothing new. I know the equipment was ordered a couple of weeks ago and has been sitting at the supplier in Kentucky because FAHW would not pay the shipping. I want to know when to expect the equipment to arrive in GA."

    I stand by my assertion that FAHW is a horrible company, and I will do what I can to steer other would-be customers from getting suckered into its marketing scheme. At first, I thought maybe FAHW was just poorly run. Now, I believe it is intentionally dragging its feet either for some cash flow issue or to avoid somehow its contractual obligations.

    Here's one more little update: I just got a notice that the parts were order yesterday (August 18)--never mind that I was told weeks ago they were ordered and sitting at the warehouse in Kentucky. I'm told they "typically ship withing 3 - 5 days" but for FAHW more like three to five weeks. I STILL have not gotten word that the parts have been shipped and been given a delivery date. If my story can keep just one other from the FAHW scam, then hooray!

    Updated on 08/13/2020: You may have read my previous review and First American Home Warranty's response that their records indicate the issues have been resolved. This is just another indication of their horrible customer service. If they only looked at their own web portal, or paid any attention to the notes the agents have taken or to the voice messages I have left, they would know that the issue has not be resolved. I have two properties covered--but not for much longer. Indeed, claims on one property have been resolved (though not without issue).

    This AC repair claim has been going on since July 8. Today is August 13. I should add that I did get a call today from FAHW--a real first--but the only information in the call was that my case was assigned YESTERDAY to a new claims specialist "who will contact me"--who knows when? Perhaps it is writing reviews of FAHW on several websites like this one that has finally gotten their attention. Even so, my claim is still unresolved.

    Original Review: How do I hate thee? Let me count the ways! A summary of two significant issues: (1) Don't count on the service techs being any good. While FAHW sends "licensed" service techs, they don't promise to send good ones. I got a plumber who did not fix a simple seal on a toilet and had to come back after the leaks discolored the ceiling below. I looked up the plumber--turns out he had a F rating with the Better Business Bureau and scathing reviews from customers. I complained to FAHW, but they said they had to send him back to fix the problem.

    If you have to get tangled up with FAHW, be sure to look up the company before they get to your house. If you get a bad drawn, cancel the service and send a new request. I've found that way I can have some role in the selection. Once the service guy gets to your house, you're stuck with him--no matter how bad he is--until he finishes the job or you give up.

    (2) We've been without AC since July 1. Spent the first three weeks after the service call waiting for FAHW to contact us about what was covered and what wasn't. I reached out to them and, after spending hours on hold, I was ready to authorize anything, which I did. The web portal indicated FAHW would contact me. My advice, don't wait for them. ("I'm sorry, usually we call and send an email.") A week later, the service company had still not been given the green light by FAHW. So again, I spent hours on hold, only to be told they had MY authorization but not FAHW's authorization. I waited on hold for them to authorize. "Sorry, it just fell through the cracks."

    Now, two weeks later, no parts, no repairs, and no AC. Again, I spend hours on hold, being dropped several times, and having to call back and wait. It is next to impossible with their system to talk to a real person. They want you to send messages through the web portal, which I've done. But the messages remain unanswered. I found I had better luck when I called the cancellation number--but still all they can do is transfer the call. I'll know tomorrow (maybe) if the parts have been order and when to expect them. Once they're in, they schedule with the service company for installation. What a nightmare! What a hot, sweaty nightmare! They are so quick to sign you and take your money, but not so quick with providing service. The worst. Really, the worst.

    I recently renewed my policy which turned out to be a mistake. on 4th of July my air conditioner stopped working properly (outside drain was leaking )and house wasn't cooling well later in day, so I put in a work order. The first company you sent out had a repair guy show up late, stated he felt it could be the drain he looked quickly said it was the pan which would not be covered and gave us estimate but we would need to schedule to get it done. Second guy came to do that and realized pan was fine saw that coils were frozen and checked for a leak which he found, at this point house was hot box AC was not working at all and he did put in some refrigerant so we would not suffer.

    We got a call from his boss after weekend asking about pan so we told him that the repair guy found out it was a leak instead which he tried to say we did not have. We had a copy of the work order stating it was a leak. He was nasty and said well it's working now so it's fixed . Just putting in refrigerant to a leaking coil is not a fix. so he said he would tell you he would recommend another opinion. so we waited some more, got told to get own repair and your company would pay direct. Well online it said we agreed to reimbursement so we had to call again as we were not going to wait and hope for a reimbursement. We get a second company from you and they come out and determined yes we have a leak. They leave saying they will contact warranty. I wait almost two weeks of hearing nothing and was told a email will be sent out.

    So yesterday I get a call from your company saying the part needs to be replaced but we need "modifications" well over a thousand dollars that I will have to pay. I asked home much the warranty was paying and was told he had no idea. My house is not that old these so called modifications are a joke, and after research a air conditioner with such a repair should really be replaced which would be covered under my warranty but obviously would cost a lot so your company would not even consider. You take advantage of the heat, hoping people are desperate after waiting so long. I am supposed to get a cash out which I was not told how much I have also cancelled my warranty because the stress this has caused me is not acceptable. I sent the email to cancel which I was told can take up to 30 days. I feel all of this is unacceptable. I do not know the amount of cash out.

    I am hoping that I will receive ve an amount that would at least be comparable to a real repair replacement as a warranty company is not just supposed to be for you when you only have a small cost repairs. This was exact letter I sent them, they cancelled my warranty very quickly and they called with a cash out of only 200 plus dollars and said would cover coil part and installation. I would not wish them on anyone.

    First American came through for the most part on their end of the deal. My only complaint would be the whole customer service. I've been on hold for hours and hours on end so that's been a little difficult, but once we get through that, it seems like everything works well. We've had a stove issue and that wasn't fixed. But still, they kinda covered us in another way where they credited us. Then for the electrical situation that I had recently, for some reason, no contractor was available, which I found strange. I wasn't given a clear explanation as to why it was like that. It was the main circuitry to the house. I had to reach out and find my own contractor and everything panned out okay. It hadn't been the smoothest process, but they made it work and I appreciate that. Overall, it was a good experience.

    I know how but I’m not sure why this company has been in business for almost 40 years. They already have your money so they're under no obligation to work for it. All they do is call a serviceman of the lowest bid for the job and it’s no wonder the serviceman doesn't want to spend any time on your issue, He/she is only getting 12$ of the 70$ service fee you paid. I expect all reviews over 1 Star are paid for even though they say they protect against that type of thing. Here’s my issue of non service.

    My wife and I bought our first house this past October 2019. The seller's Realtor wanted to get us a second garage door opener because it was in the contract. We only have one car, but when it came it was newer than the one we had so I thought I’d go ahead and program it. Easy peasy. The next day I went out into the garage to get something and the door was open. Didn’t think anything of it, thought maybe I hit the button by accident. Our bedroom is right above the garage so I found out that night what was going on when the garage door Opened at 11pm. This is a somewhat inexpensive item and I like to fix my own stuff so I started researching the issue. I tried erasing the memory on the opener and the controller and reprogramming both. No dice, still opened by itself.

    I finally found an article where someone found that the circuit board Gets stuck in learn mode after programming a new remote. Exactly my issue. Needed a new board but they don’t make them anymore because it’s probably the original 1984 garage door opener. I don’t know why I thought First American was gonna make this easy. It was easy enough to set up the appointment and the technician Came out the next day. I explained I had already erased and reprogrammed but he said he needed to try it before we could move on to replacement. I should have started to worry right then when the tech said it would be hard to get it replaced. There was no way to test the fix because it’s intermittent.

    What happens when it’s stuck in learn mode is your neighbors can now operate your garage door. This was at the beginning of the stay at home order (less traffic on the streets), on top of me unplugging it at night and when we leave the house, because I knew it wasn’t fixed. It took 3 or 4 days before I noticed it go up by itself. So I text the contractor, told him it was still broken, then we went out of town for a funeral (non COVID-19 death). Both my wife and I were out of work so when we got back a week later this wasn’t a top priority.

    A couple months later when things settled down I called First American and they tell me it’s past the 30 day warranty and I would have to pay another service fee (I didn’t pay the first one because they gave me the option to pay later, thank Jesus, or else they would have more of my money). They don’t care that I have the text to the technician, I didn’t contact them and the technician closed the work order. A new garage door opener on the cheap end would run about $120 to $150, so if I pay them 2 service fees for the the same service, I could have just Bought and installed the thing myself. They already have my $700+ dollars so what do they care. I think I’m gonna have to sue them to get them to do their job.

    It’s only $150, but that’s the point, if I don’t they win and get to do this to the next guy. I consider it a public service and my duty as an American to not let this company cheat people out of their hard earned money.     We’ve had First American for several years and for the most part, it's working out pretty well being able to get a contractor out there, then the work gets done majority of the time, and the fact that I don't have to try to find a contractor on my own to do a job, and the fact that I'm just paying the copay on it. Usually, it gets approved quickly where they can come out and fix whatever the issue is at that time and not to have to go back and forth on it. The fact that I'm able to go online and put a claim makes it easy enough. Usually, we've had appliances replaced also where they haven't been able to fix it and we continue to have an issue. The third time, they'll actually replace it for the same features that we had.

    It's nice to have the option where there's the buyout. They just give the money if you wanna upgrade on your own or whatnot. Usually a pretty fair price, so they don't lowball anyone which is nice. We've definitely taken advantage of that. It's also nice because it is wear and tear. We moved into our house several years ago and the furnace went out pretty quickly after that. First American came and replaced it. At the time, there was a little bit of a delay and they were very accommodating where they were able to provide an air conditioner unit as the temporary because they were waiting on getting the new air conditioner in. So, they usually go above and beyond to try to make sure that it doesn't disrupt things.

    There were contractors that we've dealt with over the years that were just no-shows. I wish that First American cared more about if we have issues and whatnot. We had one in particular where I was sitting there waiting for the guy to call me. When we put the claim in, they gave us the claim information where we could call the contractor to come out. There was no answer and we were waiting for 24 or 48 hours, then we called First American. First American called them and couldn't be reached. That can be frustrating, and then to be able to get it reassigned to somebody else and wasting three days or five days sometimes where they would assign it to somebody else and they still keep the contractor. It just doesn’t seem like if they're doing that to one of First American’s customers, they should continue with them. So, that's just not a good business practice. Other than that, First American doesn't nickel-and-dime like other ones do.

    First American Home Warranty was difficult to communicate with for about the first three calls. Their telephone line was really bad. It sounded like I was calling to Mars. Then their system seemed to have changed recently. I just called the other day and they told me to stay on the line and they'd tell me the name of the service provider. I waited for about 20 minutes and I got another call. The call was from my service provider when I was expecting the home warranty company to let me know who it was. That's what they've done three times in the past. They're a little inconsistent. But overall, they're pretty good. They let me pay the $75 initial fee to the vendor directly. They give options on that which is pretty nice and the service providers have been pretty reasonable in terms of quality.

    Today is Aug. 2, 2020 and we have been trying to get them to fix our washer since May 28th when they first came out to the house. To this day and 3 visits later NOTHING has been done to resolve the issue. When we call we can NEVER reach a real person and the 2 times we did speak to someone they could find no record of what has been done by the provider THEY SENT TO OUR HOUSE. So it is basically starting over and "they have to get back to us" - now over 2 months later NOTHING has been done. Beyond frustrated and they act like this is no big deal and any complaints fall on deaf ears. We would recommend that you DO NOT USE them for home warranty.

    I had First American for the first year I owned a home, and opened two service requests with them. On both service requests, the first contractor to come out broke my appliances worse than before. I paid a $75 service fee have someone break my appliances. Trying to get in contact with First American to discuss this was an absolute nightmare. It takes forever to get someone on the phone, and when you get in contact, they aren't very helpful. When I was able to speak with someone, they did very little to remedy the situation and had no sense of urgency. Multiple times I got shuffled between departments, wasting 45+ minutes, only to end up at a dead end voicemail that never gets returned. Terrible contractors. Terrible customer service. Terrible experience. Stay away.

    This was the most miserable situation I have had ever had to deal with and I would NEVER EVER refer or recommend First American Home Warranty. My father chose your service but I would recommend and will be canceling. The communication was abominable. I do have to say that the final customer service person I spoke to was the only one that was responsive. Her name is: TE-Ligia **. Without her I would likely still not have a working dishwasher. I believe there is someone named Caesar in the similar position that completely dropped the ball and never returned my calls after saying he “would make things right”. I have never been so disappointed with customer service in my life.

    1. Your phone automation is the most difficult to navigate, there should be a much better way to get to a live person when needed. 2. 20-60 minutes on hold each time - unacceptable. 3. Not calling back after saying that you will - unacceptable. 4. This unfortunately was the final straw: one answer I got was the most ridiculous I have ever heard and should have been made "right". Once the dishwasher was ordered and was ready to be installed I was working with someone to schedule it and told when they were confirming the dishwasher replacement time and schedule that they would install, remove and clean up after.

    The actuality was that they dropped off the dishwasher in the garage. No installation, no removal of the old one- but really, most importantly - NO INSTALLATION, are you kidding! The delivery guy said "oh no they lied to you. We do not install in the state of Washington." So, I had a dishwasher in my garage for another 10 days until they could get someone out to install it. When I called you someone said oh – “That person was new. They should not have told you that”. And all of this communication was me initiating after poor response and service - nobody called me, nobody reached out to me. I am sure I have spent 6-7 hours on the phone over the few weeks trying to get any of this resolved.

    It has now been installed and is working but from initial phone call of dishwasher not working to installation was over a month. I have to assume you would want better for your customer service and response time. Overall I hope you take this information and improve your service – most importantly communication. If you say you will do something – do it, so simple. I would like some financial compensation for this terrible service but it is unlikely that you will follow up anyway. I do not have trust in your company at all.

    Update 08/18/2020

    My issue has not been resolved. FAHW has said they are reimbursing me the $189 I spent to have my A/C repaired after waiting over 11 days for their contractor to provide a second opinion on their own diagnosis. Originally I was told by the FAHW contractor my A/C needed to be replaced, and FAHW didn't accept that. I took matters into my own hands and had an HVAC mechanic come in and look. The problem was repaired within an hour. I didn't hear anything from FAHW or the contractor until after they had read my review. I tried to cancel my contract and can’t. Unbelievable. If I could, I would rate FAHW negative stars.

    My A/C stopped cooling Sat, July 18/2020. I put a claim in online with FAHW. I received a message back saying they had issued a service request to a company I didn't like so they changed the contractor. I contacted the contractor on Mon, July 20/2020 to make a service appt. The tech came out on Wed, Jul 23 and after looking at the unit, trying several things, and calling his office, told me the unit was not repairable (due to its age). He shut the power off at the unit (which is on the roof) and condemned it. The contractor salesman came out and gave me a replacement estimate which was a very good price. FAHW said they needed a second opinion, I came apart. I saw on the website the service request is closed.

    I have had the service for 3 years now. I am paralyzed and have my 92 year old father in law. I called and made a claim about an AC unit twice before they came out and fixed it by adding Freon. I have not had an outside dog for years. Now that I have a Freon leak and it needs to be replaced because of the new refrigerant requirements they are denying the claim because of a dog that I don’t have. I feel that FAHW sucks for not living up to the part in providing coverage and it was purposely making up excuses.

    After month of living in my home the AC stopped blowing cold air. They sent a guy from Elite heating and air out to check the unit. He claimed I needed a part and he would find one but I would have to pay him $85 to put it on. I did not hear back from him for weeks and ended up buying a window unit because it was to hot in the house. I submitted a survey telling First American about how displeased I was about the service and how I had to buy a window unit. I was reimbursed $150 of the window unit and the same guy was sent out again. Once again he did absolutely nothing. Claimed he could not find the part I needed and he would try do get it replaced but not to expect much. Meaning of course nothing would be done.

    I asked Sarah if they could send someone else out and maybe I could get the issue fixed or at least replace it as the warranty say it would if it can not be fixed. She then told me that Chris at Elite was having an issue finding the part I needed and he was just waiting for it to get in and he would reach out to me to get it installed. He never mentioned that to me so I thought maybe I was wrong. Then a month goes but and nothing, I reach out to her again and now she is waiting on a report from the visit to contact me back. She came back with something was missing and not covered in warranty so they closed it out. Bottom line they never fixed anything and I now have 3 window units because I can not afford to fix the central air which it what the warranty was for. What a waste of money. At least they did help pay for one of the AC units.

    When we bought our house, we knew that there would be some issues. We felt very comfortable knowing that we had a one year warranty through First American. What we did not count on was continually giving them a service fee, only to be met by contractors who don't really want to do the work, as well as poor customer service by folks who don't speak very good English or have any understanding and/or sympathy for homeowner problems.

    Our first claim was for a one-time lock change. That went well and was worth the $75 fee. Our second claim was for a unknown plumbing leak behind our washer and dryer. The plumber sent out was both rude and not very helpful. He spent maybe ten minutes looking over things before merely tightening the washer hoses and saying that he didn't know what else could be done. Days later, we still had issues but he claimed he didn't have the ability to detect where the leak was coming from and closed out the claim.

    Our third claim was for some electrical problems where certain switches did not work, as well as their associated fixtures. The electrician who was sent out was also very rude to my wife, and also stated that "because it's raining, I can't really do anything" even though the switches in question were not located outside our covered, screened in porch. He took a quick look at wiring in the area (not what was actually causing the problem) and said "thats a code violation and I can't touch that." He closed out the claim and again, no real work was done.

    Our fourth claim was for one of our two HVAC units which did not seem to be cooling properly. In this case, the worker sent out was very polite, diagnosed the problem, but was recommending the entire unit be replaced and said that the company may not go for a full replacement. We were shocked and excited when we found out that First American did order a new system. However, that was nearly two months ago and we've yet to see any more work done. The MekTek HVAC employee we had been in contact with was apologetic and said that they could not get ahold of a new system to install, but said to just be patient and he'd do his best to expedite.

    On the 26th of June, we set up an install date but when it came to the date of planned install, our new equipment was nowhere to be found. We're now 45 days into when the initial claim was made, and the days are getting hotter and my electrical bills are soaring as my only HVAC unit works overtime to attempt to cool our house. It is uncomfortable to be in during the day and it seems as though no efforts are being made to satisfy our claim.

    Our fifth and most recent claim was for our freezer which was not making ice properly and not cooling to the point it should be (only cooling to 19 degrees when it could be at -5 to 5 degrees). Once again, a rude worker was dispatched to our house (who was a local vendor assigned by National Service Alliance Inc.). He walked in without introducing himself, and as soon as he began to remove a compressor access panel, rudely asked "what's been done to this thing?"

    As new homeowners I responded with "I'm not sure, we just moved here," to which he softened up a little but still claimed a poor repair job had previously been made, and the unit would require a new compressor to the tune of $1500-$2500. He also said, the company probably isn't going to pay for it. He left after a five minute diagnosis at best, with no repairs having been made. As of today, nothing further has been stated by First American, as they are still awaiting a closeout through the appliance company.

    To sum up this review, I am very displeased with the level of service we have received and equally disappointed with the company's means of handling it. Anytime I call First American, I'm on hold a great length of time and am transferred at least three times to various employees who speak poor English, and don't really work to resolve the problem. They've taken nearly $400 in claim fees and left almost nothing to show for it. I would never recommend them as a home warranty company, and will not likely be filing any more service requests through them as they don't truly help, and they're only taking more of our money each time we call.

    The claims system takes a tediously long time, and the customer service is outsourced. They frequently make mistakes and after all the headache they will deny your claims at the drop of a hat, even when having worked with them you would think they would have verified claim eligibility to begin with. This is only one example of our problems with the company. They worked with me to set up a contractor to fix my smoke detector, but then their two contractors bailed. They did not actually have a contractor within about 90 miles of my large city, so that might say something about working with them. Next, they offered a reimbursement offer in exchange for OUR selecting an outside contractor. We had to convince them that we pay for a warranty so that THEY find the contractors, and they did a search for a contractor on our behalf.

    We had this person come out to make the fix, they called the warranty company themselves to have an overage approved, and we submitted the invoice at 8 pm one night only to have a denial email by 2 AM the next morning. I called to ask why after all of this (more than two week process of trying to find a contractor on an issue for which, again, you would think they would verify eligibility beforehand) and they initially said it was because the invoice read for "fire alarm" instead of "smoke detector." A fire alarm depends on a smoke detector unit, which is what was replaced!

    This is when they finally figured out that our coverage does not include a smoke detector, because this is on the "first class add on." Give me a break! They did refund the service fee I had paid them, but I am out hours of my life over weeks of trouble, not to mention the higher service charges for the outside contractor. We recently paid almost $600 for a renewal of this warranty and I'm regretting it, because they really don't want to help you. Too many exclusions.

    Purchased home warranty from First American and when our dishwasher did not work, they offered to either fix it or replace it for the service fee of $75 which we paid. The engineer they sent confirmed the dishwasher could not be fixed yet First American refused to replace it even though they had promised to over the phone. We asked for a full refund of the $75 which they refused and to date have only offered a $50 prorated refund for a $500 warranty (we have 6 months left)!     First American Home Warranty Corporation (First American) apologizes for any inconvenience the consumer may be experiencing during the handling of their claim. First American’s records indicate the consumer placed a claim on June 8, 2020 for their dishwasher not cleaning. First American dispatched an independent contractor, GE Appliances who reported the dishwasher tub has 3 screw holes causing the unit to leak. Please be advised, liability is limited to repairs or replacement due to normal wear and tear. The consumer may refer to their home warranty contract under Limits of Liability Number Three:

    “Liability is limited to repair or replacement cost of Item due to normal wear and tear. Cosmetic defects are not covered.”

    In regards to the consumer’s request for service call fee reimbursement and contract cancellation, First American is unable to honor the consumer’s request for the service call reimbursement. The consumer may refer to their home warranty contract under Customer Service Number Two and Cancellation:

    “Contract holder pays the $75 service call fee for each separate trade call. Trade call means each visit by an approved Contractor, unless multiple visits are required to remedy the same problem. Persons dispatched for trade calls are independent contractors, not agents or employees of the Company. Company warrants Contractor’s work for 30 days. If the Item fails outside this time period, an additional service call fee will be charged. Failure to pay the service call fee may delay processing of future claims.”

    “Contract holder’s request for cancellation must be in writing and can be submitted to cancellationsupport@firstam.com.
    Company will not cancel your Contract except for any of the following reasons:
    1. Nonpayment of Contract fees when due.
    2. The subscriber’s fraud or misrepresentation of facts material to the issuance of this Contract, or in presenting a claim for service thereunder.
    3. This Contract provides coverage prior to the time that an interest in residential property to which it attaches is sold and the sale of the residential property does not occur.
    Non-Wyoming Residents Only:

    If this Contract is cancelled, the Contract holder shall be entitled to a pro rata refund of the paid Contract fee for the unexpired term, less a $50 administrative fee and all service costs incurred by Company.”

    The rep from First American Home Warranty has great customer service and I love her. So I went with her and she sold me four policies. But their service is the worst service I've ever seen. In my own unit, I had two things that went bad at the same time, a washer and a refrigerator. The water wouldn't fill up all the way on the washer and somebody had come out twice. He ordered a new motherboard. He spoke very poor English. So I asked him what the problem was but he could not tell me what it was. He would not speak to me clearly. He told me there would be a full report. Then I called Active Appliance, the company that First American recommended, and they said they would only send a report to First American. It took three different calls. Both the first two times an hour each to get ahold of you because the chat wouldn't work when there was a real problem.

    I got on the phone at 6:00 in the morning to try to fix this. I told the person who I got ahold of that they didn't show the report and that there was nothing on their screen to me. I had no idea what was going on. Then they said that somebody was coming out. But I told the rep that the person who talked to me said that fixing the motherboard didn't work and that he was gonna send the whole full report to First American. Then they said that they didn't have the report.

    Finally, I told them that they got to get me to somebody, a higher level because we were having a huge disconnect. This was turning into a round-robin that I couldn't seem to solve and they were not helping me solve it. The rep got me to a higher guy. Apparently, the report never got to First American Warranty and so he said he would call at 9 o'clock when it would open and get that master report. With the refrigerator claim, the parts were supposed to be ordered but nothing was showing up on the website to tell me. Then if I needed to talk to somebody, I would be waiting an hour or I'd be getting up at 6 AM to call. That really is horrible customer service.

    For the most part, First American has done very well. However, our last experience was less than pleasant and it wasn't anything that was within their control. We called them because the dryer stopped working. A tech came in but she never checked the dryer. She looked at the plugs and said, "Oh, this has shorted out. And you need to call an electrician," which we did. We called an electrician and he came out and said that there was absolutely nothing wrong with it. He tested the power on the dryer, nothing. I called back but never got a return call. We went out and we bought the electrical cord. We had to replace the unit inside of the dryer where it connects. We did all that ourselves. We incurred all that cost ourselves. But the electrician that they sent out was great.

    in 2019, I decided to switch from American Home Shield to First American for my home warranty. I have had two service requests with First American and both have been a complete disaster. The first one entailed my AC not working and the First American contractor that came out found the issue with some ductwork being collapsed which First American would not cover b/c the manager at this A/C contractor said someone had stepped on it. This was not true and I was forced to find my own contractor.

    The second service request was for a built in microwave oven that had broken. First American had the contractor deliver the new one which was just dropped in my front yard w/o any installation.     My refrigerator is being replaced after finding out they couldn't repair it. The refrigerator is 7 years old a Samsung. I have been waiting on a check to replace it since June 12, 2020. Only to find out today July 10 that they sent it to an address that is unknown to me. I was ask to go check the property to see if it was there. I said no because I don't know who lives there. My billing and property address is the same and has been since I bought a contract with First American.

    Was told the flap for the vent which is hinged at the top of our oven is "cosmetic" and since it doesn't hinder the operation it won't be covered. It looks terrible and obviously the vent doesn't function properly. Was told the part was no longer available, waited over a month to hear from anyone. Had to call myself.

    Our records indicate you placed a claim for a broken vent on the microwave. First American dispatched an independent contractor, Williams Dependable Appliance Service whp reported the microwave is functioning properly. However, the grill cover fell off. Please be advised, the grill cover is considered cosmetic and does not affect the primary function of the unit. We will not pay for any failures that do not contribute to the primary function. You may refer to your home warranty contract under Limits of Liability, Number Three and Nine. At this time, your claim is considered closed.

Additionally, we later had a claim for repair of our love Maker and it was denied. I have been unable to get these situations resolved.     First American apologizes for any inconvenience you may have experienced during the handling of your claim and thank you for bringing this issue to our attention. We are always looking for ways to better our service and your feedback is an invaluable part of the process. At this time, our records indicate that the water heater replacement has been completed, as a result of the replacement there are non-covered cost to modify the vent, water and gas line. Modifications are not covered as stated on your home warranty contract under Limits of Liability Number Six, which states:

    “Company is not responsible for the following: any corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to permits, haul away fees, construction, carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications made

    necessary by existing equipment or installing different equipment except where noted in the Central Air Conditioning section of this Contract. Company will not alter structure to effect repair or replacement, nor refinish or replace cabinets, countertops, tile, paint, wall or floor coverings or the like.”

    In regards to your refrigerator ice maker, service contractor Greenway Home Services has been authorized to repair the ice maker and diagnose the dishwasher. Greenway Home Services will be in contact with you to schedule a mutually convenient appointment.

    I placed it as urgent request, no one took the time to contact me, I called many times, I was on hold for long times and still nothing was done. I didn't feel your employees cared about what I was going through. Flooded bathroom ran into bedroom insanitary, stinky, I chatted on website 3 times, in 36 hours no one answered me. At 36hr mark I called again, to and was on hold for like 30min, I had to call in again to be told that there were no contractors available, and I could cancel request. You could've said that earlier on but no one cared. That same day I cancelled my 2 year service with you guys. No compensation was even offered when I asked to cancel to try to entice to stay with you guys. This confirmed no one cared about my case and if I stayed, no one will care in the future either, cause my emergency wasn't taken with empathy or professionalism.

    Everything's going good with First American. The people I bought the house from had had it. It was part of the purchase. Majority of their contractors have been good. 95% of them were really good at their trade. They knew what they were doing. They came in. They identified the problem and got it fixed. I had an issue with one company that I didn't care for. They were very incompetent. I told First American I didn't want them back out here, and they didn't send them back out. With First American, any issue I've had has been corrected or fixed, and I haven't had any issues. The process of submitting a claim has been easy. The website's really easy to use. With the COVID, if you've got a call, it's a little bit slower. But other than that, their representatives have been good and professional.
