This would be a 5 star rating but I would like to recommend having several 24 hour emergency contractors available through FAHW. When I needed it the most, FAHW was unable to locate a plumber during my emergency. After multiple conversations and several calls with FAHW, they were able to locate an approved plumber eventually. My goal was to quickly mitigate damages to my home as a result from an unexpected drain issues. It felt like I needed to negotiate what was covered vs. what I was willing to pay. I’m not a plumber and did not know how to obtain one during that ordeal. Feel free to contact me anytime to discuss.

He looked at washer but said had no work order for dryer I called in. Waited next day again 8am-5pm. At 4:50 I called. Was told no one was coming cause no order. 5 days later when part was here for washer waited 8am-5pm again. Got call 3pm. Be there one hour. Guy shows. Fixes washer w part and dryer with new heat element he had in truck. Did excellent job. Took a bit of time as it was a lot of work. When he left at about 6 pm he still had another appliance appointment to go to. Sad.

First American contracts with the plumbers, and appliance repair that are really not good, I have dealt with all of them. They are not, for the most part, well trained. I had a couple instances where the plumber came to my rental property and told my tenant that they could not fix a clogged drain, and another plumbing company wanted to charge me for a house pressure regulator valve that they said needed modifications., Got my own plumber and had him tighten the fitting. And when I contact first american, and tell them that this is a scam., they continue to employ the same bad contractors.

I had two friends that were enrolled with First American so I went with them. The first claim was for a hot water heater. I paid a lot of extra fees but the work the plumber did was good. The second claim was great. It came out of my co-pay and that was it. All of technicians have been great. I'm still waiting on my icemaker though. The expectations of things being done very quickly is a little bit too much to ask. I have to go through First American and First American has to go through someone else so it's a little bit of a delay in there.

Updated on 02/17/2021: I wrote a review earlier but am unable to update it so this is a more detailed one --I have had my home warranty for over 22 years and at first it was great to deal with annoying little repairs. BUT when it comes to big ticket items, do not expect the company to deliver anything close to what you would expect. After my furnace motor burnt out and melted most of the nearby wiring, I placed a claim and marked it as Emergency as the Fire Dept warned me that it was a fire risk.

They got a contractor out in 24 hours BUT they then took 9 business days to inform me of what they would and would not cover. So the first very large complaint is that this company is not very good with customer service -- I called every day trying to get answers and typically waited on hold for about 35-40 minutes -- only to have them tell me they needed more time to review the contractor's findings. After 9 BUSINESS Days (two weeks elapsed) WITHOUT HEAT, the resulting offer of what they will cover was insulting and laughable - I had received an outside contractor's quote on what a repair job to replace like quality furnace would be and it totaled about $7,000.

First American offered to replace the furnace with a budget/lower end furnace ONLY IF I paid what they deemed as "noncovered costs" in the amount of $6,815. I do not want to put a budget furnace in my home so I asked First American for a cash out amount so that I could apply that towards a more energy efficient unit. The amount they claimed they pay for the furnace and evaporator coil and labor costs was roughly $800 ... These are ridiculous .. to illustrate that, they factored in about $105 in labor costs to replace a 4 TON furnace. Who is going to replace a furnace for $105 in labor?

Obviously, on the surface, this appears rather troublesome and not in the spirit of a warranty that clearly states it covers furnaces and hvac -- They are asking ME to pay out of pocket almost the same amount as the outside contractor would charge for the ENTIRE job - noncovered and covered items included. And this was after reviewing it for 9 business days. Ultimately I feel like they spent 9 days trying to figure out the least amount possible they could pay.

I even asked them to simply buy the furnace for me and evaporator coil and I would pay the rest out of pocket with a contractor I trusted and they refused saying they would only cover the cost of the furnace and evaporator coil if I paid $6,815. This felt really sleazy to me and bordering on corrupt. I definitely do not recommend this company. Friends have recommended Fidelity and American Home as better options with less sleazy practices.

Original Review: I had a repair guy at house on Tuesday and AM STILL WAITING for answers. He said furnace obviously needs to be replaced. I HAVE NO HEAT IN MIDDLE OF WINTER. 48 hour window for answers has lapsed. You need to do better.

This is the second time on the second house that I have the service. I had a better experience the first time. This time, the problem is the coverage. I didn't know that light fixtures are not covered. I came into this house and half of the light fixtures didn't work. I wish that they made it clear those are not covered. The fan works but the light in the fan doesn't work. That's not covered. It's funny and kind of irritating at the same time. When I spoke to them, they were very clear that my coverage doesn't cover the lights. We had extended warranties on other things like the pool and the roof and I thought we were walking into a great warranty.

For one of the fans, the lights worked but the fan didn't. They covered that one and hired a company to come. The company came with a fan that had only three lights while the original had four lights so I sent it back. First American said that they were sorry but they couldn't do anything about it because the lights are not covered. They said they would give me the price of the money for the fan but that wouldn’t include the installation that technically is covered in the warranty. I kind of made a big deal out of it and finally, the company called and said that this morning, they'll bring a matching fan to what we have.

I had a home warranty with First American Home Warranty ("First American") for my home I purchased. I file a warranty claim against a plumbing leak which the 3rd party they assigned opened up the stucco on the outside of our home. They had to open up a 7 to 8 ft section of the stucco. They corrected the leak and the plumber had to remove the insulation from the wall as it was wet and could cause a mold leak if it was left. The plumber then used a tool which caused damage to the inside of my drywall and this need to be fixed.

First American then hired another 3rd party contractor who was responsible for closing back up the stucco hole. When the company showed up they did not have any insulation (Which is a violation of the local building codes to not install insulation on an exterior wall) which I had to provide to them. They then closed up the stucco with a first brown coat (which was done poorly) and advised they were done and will not be returning. They put one coat of drywall patch and then I asked when they would be painting the inside patch and they advised this was not their job.

I would expect First American to stand behind their service providers that cause damage to property, which is what happened in this case. I contacted First American in the November time frame and they advised they will not do any further work as this has meet their requirements. Very bad business practices and will never use them in the future for a new home warranty purchase. They also have the nerve to call and see about extending the home warranty.

My experience was great when I submitted a claim with First American. It was easy and the tech was wonderful. I had my dryer looked at. I need to get my dryer vent repaired. It wasn't the dryer itself. He had taken the whole thing out from the wall and shorten the lead to the vent and cleaned up behind it. He did things he didn't have to do and explained everything while he was doing it. So he was really good. One time, I needed a new ice cube maker. The tech ordered the part and came back and put it right in. He didn't check it to try to fix it. He just went, "It's your icemaker. We'll get you a new one." First American is very efficient.

The tech did everything he was supposed to. He also had his mask. He pulled the washing machine out and checked it out. He said he'd get back with First American and we'd go from there. On Dec 5, 2020, we had a slab leak. The leak detection service came out the same day and identified the leak and provided an estimate of the repair work. That estimate was in excess of the very low reimbursement that First American will pay. We then decided to have our entire house repiped and that was completed by a contractor of our choice and paid out of pocket the following week. First American assured me that they would give me the cash out of $1425 for the work ($1500 is the max they pay for a slab leak, less the $75 service fee). After many many phone calls and emails, I was told on January 5, that my claim placed on December 5 was going to be paid out. ($1425).

I found out today that the check has not been sent and that First American is asking for an estimate for the potential work from their vendor (which I never saw as it was submitted directly to First American on Dec 5, 2020). I have also submitted a paid invoice for the repipe completed by our contractor. First American is a terrible company to deal with and I wouldn't recommend them to anyone. I will post this message again tomorrow and each day until the check for $1425 has been delivered. This is day 49 since our slab leak with no resolution from First American.

We've had two claims. One was extremely easy. No problem. Once I made the claim online, First American assigned the case. The service came, and it was fixed within a week for our hot water heater. We are having extreme difficulty with our heater, though. There's no way to make a claim online because it’s a boiler and their system is only set up for HVAC for heat. They had to have us find somebody to fix it. We've been without heat since the first of the year. They wouldn't escalate it fast enough. It was the holiday for that weekend so we couldn't even get somebody to come look at the heater until the following week. It was annoying that they didn't seem to understand that the house was without heat, and it's in the middle of winter in Wyoming where it's below zero.

It was fixed last week. But there's another electrical issue. Now, I have to wait until I get the invoice from the company that fixed it because they can't fix the electrical portion for whatever reason. We had to pay 100 and some dollars for them to fix it. I don't know how fast and easy it will be to get reimbursed from the warranty company from that. Also, First American said we could get a space heater, when I did the service call. So I did submit those receipts and I haven't seen a check or an update on that yet. First American should fix their issue with the boiler having to be HVAC and not plumbing. Other than that, they seem to be good for the most part.

ORIGINAL REVIEW: I have been trying to get First American to fix my furnace since 12/1/20. It is now 1/15/21 and I am still without heat after paying them to get me someone to fix my heat. They keep giving me the runaround about fixing it. I FILED A CLAIM AGAINST THEM WITH THE BETTER BUSINESS BUREAU.

Updated on 02/07/2021: I have been having an ongoing problem with my heat/ac blower motor.... It was repaired once and the airflow was never right but I was assured it was fine....it stopped working and a technician came out and said blower motor wasn't installed correctly and wouldn't touch it (paid $75.00). Original company was sent back out and said that the Fan is broken and he ordered the fan. 10 days later he comes back out to install and was unable to install and discovers that it's an electrical part needing replaced. I HAVE BEEN WITHOUT HEAT IN THE WINTER FOR OVER A MONTH. Next week it will be in the 20s and still no response from the contractor or First American Home Warranty. They have been awesome at taking my money but terrible at fulfilling their end of the bargain. WOULD NOT RECOMMEND TO ANYONE.

Original Review: I had an air conditioning problem last year 2020 in August and it took weeks to get blower motor replaced. I noticed that the air flow wasn't the same as before the repair but I was assured it was repaired correctly. Now in January my heater has stopped working. First American sent a contractor out to inspect and the repair man told me he wouldn't touch my unit because the blower motor repair was done incorrectly. I paid $75.00 for this visit. I have been without heat now for 10 days and we've had 2 freezes during this time. I cannot recommend First American based on my experiences. I have been a customer for years off and on. Anyone can take your money when things are working properly but I would expect them to be responsive with their service when I need them.

    Reviewed Jan. 9, 2021

I was hoping and expecting quality service with this company when I first decided to go with them. The name is reputable, but their service is horrendous. Til this day, I have yet to have my HVAC replaced as promised by First American, and it has been a 3 month process. I opened my service ticket on 10/31/2020 for No Heat. I have 3 separate units. 2 of my units weren’t working. It was 30 degrees, and we had no heat on two floors of our 3 story home. To me this deems as an emergency. I called on a Saturday morning. I didn’t hear back from the company that was going to service my HVAC til that Monday, and only after I kept calling them. First Am did not tell me that I would not hear from them til then. In fact the rep told me that I would hear from them by 9am my time the same day I called.

The company sent me a text message from another number telling me to contact management via email and a different number, so I did. I emailed and called. I finally got in touch with the company on that Monday, and they told me it wasn’t issued by FirstAm as an emergency, only a regular service ticket. When they finally came out, it wasn’t going to be until that Thursday, until I begged them to come sooner as I have kids in my home with no working heat in the main areas of our home and it was 30 degrees outside, which for some reason was colder in our home. They finally agreed to come the next day.

In the meantime FA wanted to offer (after reminding them many times we had no heat in the main functioning areas of our home) to pay for a $50 space heater. I went to go purchase a space heater and the ones that were offered at that price, would only heat up to 100 sq ft. My home is over 2000 sqft. A supervisor agreed to approve for 2 heaters then.

The company AirLogix finally came out. Apparently the one on the main floor was an easy fix and was repaired the same day. Then they said they weren’t aware of it being two units, only one. I know that wasn’t true, because in my email to them I stated 2 units. They eventually looked at it, then the guy told my husband that the one on the second floor where we sleep and bath/shower would need to be completely replaced. He said that he would need to inform FA and wait to hear back from them about replacing. I called FA, they said they would need to hear back from the contracting company AirLogix to let them know that it needed to be replaced, but AL said they had already informed them. For two and half weeks I went back and forth with both companies saying they were waiting to hear from one another to get my unit replaced. Meanwhile, FA was still taking money out of my account for the premium.

I finally got someone from AirLogix to contact FA and let them know about the unit needing to be replaced and then had to go three more weeks before talking to FA to have them tell me another company would have to come out to replace my unit. Every time I’ve called FA I would be on hold for at least 30-45 mins. The phone calls would last so long, but the conversations wouldn’t get very far because there is a major language barrier, and the reps aren’t very knowledgeable or informative. Not all of them, but most of my experiences in speaking with them, only two have been helpful. I waited on hold for 45 mins to speak to a manager, only to have them disconnect the call and not contact me back.

It is now January the 9th, I called them on the 7th to speak to someone on the status of my repair. I called the new contracting company first and they started with the same thing, that they were waiting to hear back from FA to go ahead and replace it so they could order the part. I called FA and they said they were waiting to find a supplier who had the part to replace it, but NO communication from FA to me was made telling me this. The new company had come out on December 20th, and I heard nothing from anyone at FA since. I asked to speak to a manager, and the guy sat on the phone in silence and said nothing. Did not put a manager on the phone, and finally I disconnected the call myself. I got an email yesterday from them saying that they will be replacing the part, but duh that’s what they said back in the beginning of November.

This has been a nightmare. Meanwhile, my family and I constantly move the heaters around from room to room because it’s freezing in whatever rooms we aren’t in. Our gas bill is so high now from turning up the other units to make up for the cold air the middle floor is circulating from lack of heat. This company is an awful warranty company. Their pricing for the premier package was quoted to me as $55, but I saw that they’re reporting it is $45. They have horrible communication skills and it should not be blamed on Covid. They charge $100 for service tickets and the companies they seem to contract to completed their service orders are just as horrible.

After we purchased our new house, our realtor bought us a home warranty. We replaced all the appliances upon moving into the house, except the dishwasher. Approximately one month after moving into the house the dishwasher started leaking water. We called the home warranty people and a service technician came to the house. He ordered parts and left. At least four weeks later, we had not heard a thing about finishing the repair. I called First American Home Warranty and they said that the parts were not available from the distributor and that we would have to wait several more weeks for the parts. I asked if they had tried to get the parts from a different distributor. They gave me excuses after excuses why they could not do this.

I asked to talk to the supervisor and he gave me excuses after excuses as to why they could not go to a different distributor. I asked the supervisor to document my complaint and to refer me to a supervisor above him so that I would not have to re-explain my issue. He said he would. I looked up the CEO of the company and called the CEO. The CEO secretary called me and said nothing was documented on my account. I re-explained the problem and she got the parts ordered from another distributor and had my dishwasher fixed within weeks.

Regarding their customer service, they've really honed it in, probably better than other companies that provide the same service. I've seen it happen over the years that's why I go back to them. In the very beginning, it was touch-and-go with the contractors. A lot of them were very hard to understand due to language barriers. But nowadays, that's not the case at all. The best part about it is if you don't like it, you get a second review. But all the companies that they're sending out now are really good.

They're keeping up with what's happening but there's a big lag time on the billing. I still owe a deductible but I've never received a bill from them. That's the only thing. If the person doing the service does not collect the $70 deductible, then you wait for the company to bill you. I could always call them but they need to get a little more ahead on their billing.

I have been customer of First American Home Warranty (FAHW) since 1986. I have had good and bad experiences. Bad experiences have been with appliance repair, good experiences have been with systems (HVAC and plumbing) until now. My current issue is my water heater failed, just like it did when I first purchased the house (coincidentally this was my first service request with FAHW in 2006).

I use the website to do the service request, no problem. The tech is scheduled in a window for 4 days later. I need it fixed by the 5th day, but thought no problem, because I expected the service I have received every time in the past, i.e. the tech would come out, diagnose the problem, call FAHW, get authorization to repair and fix the issue or replace the unit. Not this time, tech arrived at the end of the window, 6 pm, looked at it took some pictures and left. He had to "write up his report and send to FAHW, for authorization." When I called the plumber's office they told me that if it is authorized it will take 1-2 weeks.... (In contrast the last time FAHW replaced a water heater in my house, the whole process from the tech knocking on the door to complete installation was 2 hours). Called FAHW, all they could say was they hadn't received the report and if they authorize it they will send the water heater from their warehouse to the plumber taking at least a week.

So I am going to have to bring in a plumber on short notice to do the job and pay them out of pocket, so why do I have a home warranty? All I can say is I was happy with them until now. Since I am having to round up my own contractors to deal with issues and pay them out of pocket, what is the purpose of the home warranty? I see a cancellation in the future.

I have talked to different agents since explaining exactly this and now, December 28, 2020, I received a letter stating I have not provided the contractors diagnosis report which was done on November 11, 2020 (I have screen shots). I have documented all communications on their homeowner portal and it has the time and date of every communication between First American and myself. Every time I call the customer service line, the phone mysteriously keeps hanging up (I am currently trying to reach them again today for the 4th time). I can say it's been such a nightmare.

I’ve had warranties in the past and First American works out fine. We did have to have air conditioning units replaced completely which they did do and we had our portion we had to pay. The only thing that I don't like about it is the fact that it takes so long for the calls to be processed. It's 48 hours if they have to even get a tech. By the time you get the tech, it's still two or three days for them to get you scheduled so you're already a week behind before you ever get anybody out here. The oven, the microwave and the stovetop quit a week and a half before Christmas. Sears came to assess the microwave and the oven but it took the guy a almost week to get here. Then when he got here, he said that he couldn't do the microwave. He'd have to have somebody come back with him, which was another week. They finally came back and pulled the microwave out. Now, he's got to order the parts. We've been without everything since before Christmas.

They called me before the 30th and made an appointment to come out but they didn't show up or call back to cancel. I haven't heard from anybody. So I've been calling First American for a couple of weeks and they've been calling the contractor. Other than this issue, whenever I've needed a contractor to come out for plumbing, electrical, or whatever the case may be, somebody usually contacts me right away, make an appointment and follow through on it. I would definitely recommend First American 'cause usually, I don't have any problems with them.

The claims process with First American was terrible. I had problems with my air conditioning system and I had to call numerous times and explained the situation to numerous agents again and again. Then I had to escalate that to the next level up to get some service. Initially, they sent out a service repairman who misdiagnosed the problem entirely. I had to get a second opinion, which I had to pay for and never got reimbursed for which demonstrated a completely different problem. I related that information to First American and they said that the quote was too high. So, I told them to send out another party.”They sent out another party who never submitted an invoice to First American, and First American never followed up. By then, I had escalated it to yet another level at First American. Still, this was weeks and weeks. My wife just had been operated on and it was over 100 degrees at my house and we had no air conditioning system.

This issue was going on for almost a month and a half. I live in Santa Rosa, California where the home office of First American is. So, I left work and drove over to the office. There were only two people in the entire office, with over 100 parking spaces because of COVID and I was able to talk to one individual. At that moment, the vice president of the company walked by. I explained the situation to him and we went through the process of fixing it. I finally got my air conditioning system repaired. That was only seven weeks after it started.

I had a problem with my refrigerator and with the icemaker a few weeks ago. So, First American sent out a repairman from GE who had no idea what the problem was. I called up the same company that fixed my air conditioning system, finally. I asked them to send somebody to look at this refrigerator. They thought it was the plumbing. The plumber came out, looked at it, and said that it was not that. In fact, he could find the valve that was closed in the refrigerator. He opened it up and the ice maker worked that day.

First American hires the least-competent company to do the work because they're the cheapest. They should choose their subcontractors more carefully and monitor their response. They should also make it easier to access information quickly without having to explain the story again and again. I was very dissatisfied with the experience to the point where I would not renew my policy.

Usually, First American has kind of level C providers. They’re not the best. It's a cost thing versus service thing, but they get the job done.

I appreciate the ability to book everything online and pay online. You're not paying the service providers, you pay First American. I think not having to pay individual service providers is a benefit. Overall, the customer service reps that call me to make sure my stuff’s done are really good. Sears Contractor finally shows a week later, spends 15 minutes and orders parts. ReSchedules for November. Shows up in November without parts, reschedules. Parts arrive at the house and we wait for the scheduled appointment which is canceled by text. December appointment, different Sears technician shows up, spends 10 minutes with the unit and reschedules to Dec 18th (claims this is a 2 person job). Dec 17th a text that the appointment is rescheduled again for January. A call to customer service reveals they don't have a limit on time or attempts: contractors can take unlimited attempts until they are unable to repair.

First American offered to switch to a different contractor, but it would start all over again and may need to order different parts. There is no urgency on the repairs or empathy from customer service. Spoke with the supervisor and he wouldn't authorize unit replacement until repairs/attempts are exhausted, which means it can take forever and you are at the mercy of whoever shows up at the door. Our options, wait for Sears (again), switch to someone else, or the very final offer -- find your own contractor who can abide by First American's terms and conditions, pay for repairs out of pocket, submit for reimbursement then call customer service to review. Absolutely useless warranty service!

The first one I did online, it was like bada bing bada boom, here's who we got.

The contractors they've sent out have all been very responsive. They may not always get here as soon as I want them to, but they tell me that and they tell me when they can get here. They call and tell me they're on their way and then, they come in and they're very professional. They're very helpful and they tell us things about what has caused the problem or what they're doing to fix it. I've had very good experience with the contractors.

We opened a claim on October 25th for our heater, we made them aware of freezing temperatures in the area and that we have an infant in the home. A contractor was assigned, the contractor originally assigned was outside of our service area and we were unaware they rejected the work order. A week later we followed up and they reassigned a new contractor. The new contractor came out and diagnosed the issue as electrical and sent it back to First American Home Warranty as they were not able to repair.

The ticket then sat open over 3 weeks without First American taking any action. Finally we were asked by First American Home Warranty to source our own contractor and provided with an e-mail approving outside reimbursement of our cost. We sourced our own contractor who was both electric and heat/ac. They diagnosed the issue, which was not electrical after all. They provided an invoice as well as an estimate for repair. At this point we have gone over a month without heat.

Over the next week we sent several e-mails to our specific "claims specialist." We did not receive any reply. We were finally able to get someone on the phone from a different department who told us that the cost of the contractor would not be reimbursed as we were approved to provide an electrical diagnosis not a heater/ac diagnosis. So... because the contractor they provided misdiagnosed the issue as electrical, and we had to source our own electrician because they didn't have one, and the issue wasn't an electrical issue, we were to incur the cost for their contractors misdiagnosis. Note: the e-mail we were sent authorizing our outside reimbursement stated $200 for HVAC, and nothing specific about electrical.

After hours and hours on the phone and a claim opened with Better Business Bureau they finally agreed to reimburse our contractors diagnosis invoice, but still refused to authorize the work order. They then sent out their own contractor (the same one who originally misdiagnosed the problem) to diagnose the AC/Heater again. The contractor had already failed to do this, causing a months delay, but they sent them back out since it was not an electrical problem. After the First American Home Warranty contractor came out again, they agreed with our contractor on the parts that had failed. They then stated they would need to replace those parts before they could verify the other claim that the system had failed entirely and needed to be replaced.

Again we go another week with no activity. We are almost at 2 months with no heat, freezing temperatures, and an infant at home. We are spending a significant amount of money on firewood per day to attempt to keep one room warm, and having to maintain the fire 24/7. In addition to our cost being significantly increased and our quality of life for months being significantly diminished, the warranty company themselves is attempting to replace one part at a time before going with the contractors recommendation of replacement, which if we can make it through the process will ultimately cost them more.

They have asked us to source our own contractor, because their contractor has failed to diagnose and repair, and then reject our contractor and send out their own again. This continues to repeat, meanwhile they fail to respond or take action for long periods of time, regardless of the impact to our safety and living condition. The only thing we have been told is we can chose to pay for the repair and replacement ourself if we are unwilling to continue to wait and work with their contractor.

The entire thing is a scam. They take your money, make you pay for the $75 service calls, then reject the repair, are unable to diagnose, or reroute you until you give up. At this point we have spent upwards of $400 in wood trying to stay warm and wait on them, in addition to the cost of service calls, and still have no resolution and may end up paying for everything out of pocket as they have recommended because they "can't verify the unit need to be replaced." Even though the unit is not working.. and they can't get it to work, and their contractor is admittedly unable to diagnose the issue.. but apparently that's not enough to justify that it needs to be replaced.

It was installed quickly and some instructions for keeping the interior fresh and clean as well as the washer and dryer were discussed. He was the nicest most pleasant person to deal with. Very impressed with the company and the man they sent to assist me.

Absolutely do not use this company, if you are a realtor do not give it to anyone as a gift, and if you are a homeowner do not even think about going to this company. The entire way that they position their services comes across like they are the cheapest, most bottom of the barrel company you can find. They force you to make phone calls to speak with anyone and you can't even reach anyone because the hold times are so long, and then of course there's multiple transfers and people don't know what they're doing. Front line call handlers try to help you get service request taken care of, but frequently they forget about them, or they send you a vendor who is literally a retiree doing something part time and absolutely not be able to help you.

Their service itself is bad, but by far the worst thing is how they handle billing. You ask for something to be fixed, they help you get it resolved, and then tell you that you're on the hook to pay for everything. Oh and if you have questions about why you would ever have a warranty company, if you have to pay for everything on your own? Good luck trying to get to the billing department to ask that question. If I knew I had to pay anyway I would have hired the best quality vendors, not some know-nothing that made me wait weeks to fix a water leak!!!! Frankly, their billing department comes across like bunch of mafia who are trying to break arms and limbs to keep their money. With an iron fist around everything, they are absolutely impossible to work with. Run from this place!

I have a First American warranty and I put in a claim on a water heater and they denied the wear on the water heater as a preexisting condition. The plumbing contractor from “Fix it all Plumbing” came out for a few minutes, took pictures and left. It never said in the contract that the water heater couldn’t have any wear or tear. I was then told by a claims resolution specialist that if I could furnish the original home inspection report that established that the water heater was working that the denial could be overturned. So I did furnish and upload the report to First American and they deemed the water heater once again had a preexisting condition. It is obvious that First American does not want to stand behind their contracts.

In addition the wait times on their phone lines are ridiculously long. Lastly, I have had numerous contractors that have come out for other items that clearly seem like they don’t want to do the work but tout the particular job in question as not covered even though the contract I have stipulates that it is. I have talked with friends that have had First American Warranties in the past and cancelled them as well because of their dishonest practices. Stay away from First American Home Warranty.

Do NOT get a warranty with FAHW unless you want to go over a month without heat in wintertime with zero estimate of when your heat will be fixed. It took 3 contractors to diagnose the problem with our broken heater. The 3rd contractor sent the report to FAHW and told them we needed a new heat exchanger. That order then sat with FAHW for 5 days before being assigned to anybody in purchasing (despite my calling daily for updates and to "escalate" the ticket). Then once it was assigned to someone in purchasing, I called each day for updates and didn’t find out until another 5 days later that they had finally tried to purchase the part, and discovered that it was on backorder.

I then called every business day for another 2 weeks for an update, yet there were no updates and the item remained on backorder until they realized the part was covered by the manufacturer's warranty. They kicked it back over to our contractor who submitted the claim with the manufacturer... and after another 5 days it was rejected because the warranty actually did not cover the part so then... it went back to purchasing. This is where the claim is now. I just spent an hour on the phone describing our situation yet again and trying to get an update or some clear next steps. There still is no update.

I'm currently working full time from home, as is my husband, a end our 2 young kids are also home full time and homeschooling. We're here constantly and we're cold constantly. And it seems nobody at FAHW is doing anything to get this solved. Despite a full-time job and homeschooling two kids and having absolutely zero time to spare, I've spent close to 30 hours on the phone with FAHW over the past month. I'm cold, my family is cold, and we're going to continue to be cold for an unspecified amount of time. I will never again invest in a home warranty with FAHW and I advise you to never invest in FAHW either.

I complained to First American and to the contractor company with no resolution of the issue. After a few weeks my water heater stopped working and I requested the service. They sent the same plumber and this person reported that the damage in my water heater was purposely made. This was he getting back to me for complaining about him to his boss. I should have not let that individual into my house; I felt unsafe the first time he came around, the second time I let him in to check the water heater because I wanted a fast solution for the issue.

Well, First American denied my claim, and I feel cheated. I cancelled my policy and I had already paid the whole year, since it was included in my escrow when I bought my place. I had lived in the new place for 2 months only and I received $125 as a refund, after paying $480 for the year policy. They had the audacity of sending me a $75 bill for sending that individual so-called plumber to mess up with my water heater and denying my claim. I have contacted the cancellation department twice asking for their cancellation policy and have received NO response.

There isn't a local contact number and when I called and emailed the dispatched company (2.5 hours into waiting for someone to come fix the heater), they emailed back that the technician had left after no one was home. I never saw anyone come near the house, call out or call me (I asked for a call because the door bell doesn't work and I sat in the upstairs bedroom looking out the front of my house). I emailed to get a rescheduled appointment, got no response for 3 business days, and then got another appointment for today (>2 weeks after scheduling the initial appointment to fix the heater).

I asked again for a call upon arrival, received a confirmation that that'd happen, and now 2 hours into the 3 hour window, there still hasn't been a call or any notification about when the technician might arrive. Looking in my First American account, I saw 10 minutes ago that this open issue is marked as "completed" when it has definitely not been addressed. My hot water heater went out. I filed a claim online. They assigned a service provider. The service provider hadn't called me so I called FAHW, 20 minutes on hold with the worst voip connection ever. It was horrible. They couldn't hear me, I couldn't hear them. I hung up. Only to find they canceled my request. I filed again. Again another horrible call degradation issue. I had to yell at my phone for them to hear me, yell. Again, same contractor was assigned. A day passed. No call to set an appointment. I called and texted provider. Nothing. I messaged FAHW. Nothing. I finally contacted provider. He said he couldn't fix it because it is a gas water heater and they are not licensed for gas work. He said he could replace it for $1400.00 out of pocket because FAHW "wouldn't cover it". I thought that odd. Can't repair or work on a gas unit, but you can replace it if I pay $1400.00 out of pocket. He did give me a diagnosis over the phone.

I called FAHW and discussed the situation. I then requested another provider that was licensed to work on gas water heaters. They refused. FAHW insisted that the existing service provider come to my house to diagnose it in person. Then told me to call the provider and set an appointment. I tried. He only texts me and I'm still waiting. Meantime it's Friday, I have houseguests coming to stay on Sunday and have been taking 41-degree showers for two days now. Still waiting. Oh, and I get to pay the unlicensed service provider $75 for telling me the same thing in person that he told me over the phone. If I get an appointment that is. I've paid $1000 plus for home service warranties and this is my first experience. The new water heater would only be $325 more than my out of pocket expenses so far. Do the math. Is it worth the frustration? My warranty expires tomorrow. Guess what I'm going to do.

Their communication with us has been slow and often incorrect. The case manager has refused to talk with us directly. We still don't know if this problem will be resolved.

Everything's been great with FAHW. Every time I've had them come out, they've been very professional and really responsive to my questions. I did have to have a recall on the electrical outlet. It was on the junction box in the kitchen. The wire seemed to be fine when the electrician was first there, but when I went to install a fixture and extend one of the wires, the insulation snapped in my hand. But they came right back out and replaced it with no fee. It's working fine now.

Submitting a claim was easy pre-COVID because we could just pick up the phone and call. But since then, First American said that they've scaled back and everything has to be done online. So trying to get somebody on the phone is not nearly as good as it was. It took us two months to get a cooktop replaced. So it's not been nearly as easy, and therefore a little frustrating. You go around and around in circles with the computer prompts or the telephone prompts.

The tech with the cooktop was terrible. I actually requested somebody different and I got him. That guy was very responsive. But the other techs have been fine. The work that First American approved has been good work. It didn't seem to be like they were trying to cut corners. Also, when I asked for a different contractor, they got one.

I had a warranty company and they refused to fix the electronics in my refrigerator when it went out, so I dropped them very quickly. I really didn't know a great deal about the other companies at the time. First American Home Warranty is almost the best of the ones I've compared it to. However, a lot of the claims representatives are offshore, somewhere in Central America and their English is not always really clear.

I had a claim with a microwave oven. They started out telling me the only color I could get was black. When we pressed the issue, we finally got an off-white color. But we had a recent claim on the dishwasher and the technician was excellent. They used the GE company. That happened to be a GE dishwasher. Previously, the warranty companies weren't necessarily a name brand thing. They’re very professional with the dishwasher repair. I'm very satisfied with First American Home Warranty.

We had a refrigerator go out on the 3rd of October, and it took them until the 26th of October to finally get the issue resolved. That's a long time to be without a refrigerator. The company that came out did their job well. But the first person they told us to go to, it was gonna be two weeks before they would even come out and assess the problem. So we called First American back and said, “No. This is our refrigerator. It's not like a washing machine or something that I can do without.”

Initially, I opened a claim on October 13, 2020, for issues in my bathroom. Since then, I am having issues in resolving this claim. When the Insurance company assigned a plumbing company, I conducting researches about the plumbing company and I found many negative reviews related to homeowners' insurance customers. I then requested to assign a different company and received a response from the Insurance that they don’t go with reviews and I should give them a chance. Someone from the plumbing company came a few days later. The contractor didn’t do anything besides removing a toilet.

A week passed by I received a call from the plumbing company stating that insurance approved only toilet repair and cartridge of the shower. So I contacted the insurance and requested cash out or they can pay directly to the plumbing company of my choice. After placing me on hold for over 1 hour the insurance offered a ridiculous amount which does not cover all repairs. I've been requesting to talk to the supervisor and fortunately was able to talk to someone after calling at least 5 times, waiting on holds a minimum of 20 minutes. The supervisor was even worst than his crew. He was very rude, disrespectful, and didn’t want to help. So I gave another shot to contact them and Jazmin ** answered the call. She assured me that she will do all possible to help, long lines of apologies etc. During the conversation, I requested a 2nd opinion.

A few days later the company came and since then everyone disappeared. I contacted Jaszmin several times a day left voicemails and also emailed but she never responded. Called customer service several times a day, requested to discuss the matter with the supervisor but they either disconnect the call or transfer Jazmin's direct line which is not available to customers. We have a very bad trap smell throughout the house, which is unhealthy and unsanitary. The toilet in the bathroom has been removed and not installed back for over 3 weeks now. The 2nd company removed the shower valve and left disconnected. Basically, we do not have an operating bathroom for over 3 weeks now and I am not sure when it will be fixed.

Our last claim was our microwave. Apparently, to the first company First American sent it to, it wasn't a priority. They were supposed to contact us within 24 or 36 hours and nobody did. When we contacted them, they told us that microwaves aren't a priority, they have bigger things to worry about right now. So we contacted First American and they sent us to another appliance place. The guy came out and said it needed to be replaced.

We got the new microwave. The people who were supposed to put it in just showed up at the door and didn't even bother calling. When they came in, they said they would not do it. They wanted me to tear my original cabinets up out of my house which was built in the 60s before they put the microwave in, when all I had to do was drill a new hole and put a bolt in and hang it myself. First American needs to get better quality people to do their work. The last few times, we've had issues with providers that they're contracting out with. But then they've come out and fixed things, so no biggie. They fixed the garage door. They also replaced our AC.

I went with First American ‘cause I heard a lot of great things about it from my Realtor and from my mom. I felt like it was the best. Plus, we bought the house as is and I wanted to get the best home warranty to be on the safe side. I'm glad we did. I had a plumber come over because there was a leak underneath the sink and they fixed it. However, I didn't realize they had to have a work order for each incident. When I found out that there was something else wrong with the tub, I told them and they said they couldn't do anything without a work order. If I knew that before, I would’ve made a list of everything and then call. Another thing too is we always have to call or I’ll put it online, and online is not very friendly. It was online when I was trying to put in another work order and I had to start all over. Other than that, with the service and people coming out to fix the problem, it’s good.

I have 3 home warranty policies with First American. The service is unpredictable across these three properties. In Arizona, I have no issues. Service is timely and the providers are reliable. But, it's a very small town with only a few providers and everyone knows everyone, so it's kind of hard to screw up. My primary homes are in Orange County (SoCal) with tons of providers and options, yet I rarely get a service provider assigned within a day or two, and then it takes several days to get an "assessment" appointment, followed by even more time to get the actual service completed.

One property had a hot water heater go out and I ended up having to call an outside firm to get the work done (it was as simple as replacing the existing water heater, yet First American's service provider claimed a special valve configuration was required that would take more time...that wasn't the case). First American reimbursed only a small fraction of the service, even though we purchased the cheapest water heater available.

Now, I have an issue with my pool pump. It's been 3 days and no word from the service provider yet. I spent an hour on the phone with First Am (it's impossible to get a person, and when you do, they are merely a message taker....you really have to probe to get them to solve a problem in the same call). Anyway, my pool man could have replaced the pump by now. First Am will send someone out next Wednesday. Oh wait, that will just be the "assessment" visit. I should have some interesting creatures growing in my pool by the time someone actually fixes it. Service isn't always this bad, but when it is, it's frustrating and it happens too often.

My most recent claim was difficult because it took forever. Finally, First American admitted their buying department was unable to buy the necessary product, and agreed to give us a check for about 80% of the cost for us to go out and get it ourselves, which we were able to do. By giving us the check, it also voided the ability for them to pay to have it installed, so they returned our $75. This transaction was definitely a negative, but the service overall is very good. They respond quickly and send out knowledgeable repair technicians. The workers quickly finish, and if an issue occurs again, they take care of it without us having to pay me more. The claims process is very easy and quick. You call in, tell them what the problem is, they assign somebody to come out, and it's taken care of.

BUYER BEWARE! I only gave one star because I had to, to submit this review. I wish I could give negative stars. Don't make the mistake that I did... First American Home Warranty is a complete sham. I hired them after hearing that they were a better warranty company than others, and after careful consideration I went under contract with them. My first (and only) service request was incorrectly diagnosed, and then the claim was denied, after the warranty company took my payment. When the problem persisted within the 30-day warranty period for the "service", I was told I could issue a new service request, and pay another service fee, or hire an independent contractor to diagnose the issue, then submit a dispute to the home warranty company (read into that - spend more money and they still wouldn't cover it).

I spoke with multiple people in the claims dispute area, including managers, and I was given the same answer - "we can't help you." I have requested cancellation of my contract (at a high cost since there are cancellation fees), but nonetheless I do not want to be associated with a company that does ABSOLUTELY ZERO to keep their customers, and with whom I have very low confidence that they have technicians that do the work properly. Why work with someone who "can't help you?" Keep your money and hire professionals to repair your problems. VERY POOR PERFORMANCE First American Home Warranty.

First American Home Warranty uses deceptive practices to lure customers in. Firstly when I registered for the service, they never disclosed it was a contract. I only found out I was on a contract when I visited their website and saw it. I was shocked. Secondly I put three work orders in, one for my AC unit, dishwasher and leaking sink. A third party technician came and stated that my leaking sink was not covered, although plumbing services was included in my plan. No technician ever contacted me regarding my dishwasher 'til date. It has been roughly 4 or more months. The first technician from platinum repair came and repaired my AC, which only operated for 3days after, and then shut off. I contacted first American and another technician from sears came and it worked for three days again and shut off. I couldn't call them again because I was a busy mom to two toddlers working two full time jobs.

I contacted them again after a couple of months because the heat was too much, only to be asked to pay $75 service fee to have another technician come out. They stated I had to call within 30days of the repair service to bypass the fee. I booked an appointment with the technician, called off work, only for the technician to do a no call no show. I contacted first American who put me on hold for close to an hour only to hang up on me. I proceeded to contact them again because I was already frustrated for missing work and the customer service in a rude manner asked me to contact the technician and ask when he's coming, or she can book me with another company. Why am I paying a monthly fee and still have to do all the leg work? the reason I got home warranty is to avoid the stress of doing so.

Throughout all this time, I never received a call from First American to check on my situation. And no mention of my work order for the dishwasher as well. I kept calling because the California heat was in the 100s, and my kids were suffering. They rebooked an appointment with the first company platinum repair. The technician came and said he needed to do a leak test and will be back in five days. Five days came and went, no call no show. I contacted platinum after waiting almost two weeks and they told me "sorry". I asked for an appointment and they told me they were booked up. They finally came and checked the condenser and said it was leaking and they will put a work order right away with first American, then come and change the unit. I asked for the details and the technician said it was leaking from the condenser unit. I said ok I'll wait. I waited for almost two week, no call.

I contacted Olatinum and they said they will send the work order that very day I called them to First American. I said why did you have to wait for me to call to do so, I thought you already did it. They said "sorry". I told the man I will be calling tomorow to follow up. He said ok. I ended up calling almost a week later due to being busy. This time, a lady on the phone told me they will be sending the work order to first American that very day. I said but I thought it was already done last time I called. She said nobody said such, the call was recorded. I told her well if you play the recording back you will hear that I was told the work order will be sent that very day. She said "sorry" and they will get to it that day. I didn't have any choice but to take her word. I was tired at this point. Only for me to review my voicemails and hear first American say they will not cover my claim because a "nail" put a hole on my pipes and the HOA has to remove the drywall.

I am disappointed at this company. The deceptive practices of locking me into a contract that I was not aware of, then playing games monthly with my requests. Sending incompetent third party contractors to change and make up whatever story they deem fit. I want to cancel this fake contract, because my needs are not being met. I feel scammed, and duped by First American and their third party contractors.

I want to all my money that I wasted refunded and cancellation of the false fake contract by first American. I feel trapped and they will continue charging me and knowing fully well they did not intend to do the job they advertised. I have yet to have anything resolved. I keep chasing third party contractors that either unavailable, and unwilling to do their job. First American leaves everything up to their contractors who are not reliable and refuses to take responsibility for their actions. Instead when you call to complain, they put on a long hold, hang up on you or ask you to follow up with the contractor. I want out of this false contract.

The part was delivered to my home as indicated and the repair was made professionally and quickly. The deductible was withdrawn immediately. That was easy, no hassle and worth the investment.

Our refrigerator broke down on 8/16. It took WEEKS & many phone calls on my part to get resolved. The customer service was horrible & everyone who helped along the way was hard to understand, didn't seem to care at all and didn't do what they said they would. I spent many hours on hold most days, only to get the run around - EXTREMELY aggravating!!!

Since new system had to be ordered by First American and I had to wait for approval and long wait time based on prior experience with First American (water heater) I opted for cash-out and only received a fraction of what I paid out of pocket. The temperature here was 115 and we could not wait on you.

Talked to a manager who stone walled me, says: “Read your policy”. Lesson learned, BEWARE OF THESE GUYS!

Hot water heater went out. Damage was done to surrounding area, which we understandably took care of. First American said they could not replace water heater for a week. Our tenant is a plumber, and First American said that we could buy a water heater and have it installed and they would reimburse us. After over a week, we contacted First American to follow up on the reimbursement and were told that they would only reimburse us for $380 total--for a water heater that cost $550 (a good price through our plumber), plus labor. We have had contracts with First American for two homes, but with this kind of service, we will be looking elsewhere.

They came out about my oven and said needed to order several parts. Also that they couldn’t move oven. Then they cancelled work order. I called FAHW and they reissued order. Anteck said I needed someone to move oven. I cancelled and hired a “Legitimate repair company who came out, pulled out the oven and fixed it in one visit without ordering parts. FAHW needs to use other repair people. This happened with the first company they sent to fix my fridge also.

Updated on 11/23/2020: Well, it has been already 2 months. The repairs are still incomplete. Every time that I call the service desk they want to transfer me to the legal department. I have two contacts from the legal department and both are unresponsive. I have documented all the technician visits, I have surveillance recording in my house with all the videos of the visits, I have shared pictures of the damage, and videos of the actual issues and I have not received any response from First American. I will keep sharing this information for potential customers to be aware. If I have known I would have hire a different company, I think this is unacceptable, at the beginning and when purchasing everything moves fast and smooth, once you detect an issue the technicians and the follow up is frustrating and unresponsive.

Original review: I submitted four different claims. While the Locksmith and Appliances seem to be moving forward. It has been a headache to try to get the plumbing and electricity issues fixed. They come, check, fix one, submit the issue for the rest and then they come and fix another one while they ask me to submit additional proof for the remaining. So I need to call First American to reopen the case. Not acceptable for the issues that are documented as covered in the Policy.

We were promptly provided a text and email message with the service provider information. We contacted them on Monday morning, the appointment was scheduled for the following day. The plumbers arrived during the scheduled time, put a new wax ring under the toilet and all is good.

Came to the house and looked at issue and blamed First American for not covering the GFI outlet...Asked to get paid immediately. I called First American and the rep on the phone was great..Tried calling them but was placed on hold for 30 min. Finally gave up and called a second company that came over and fixed my issue in 10 minutes.

They replaced our stovetop with a New Samsung NE59R432153 Beautiful Stainless Steal w/ Black trim electric Stove. This stove has Convection also, Steam clean for small messes. Has 2 quick boil elements in the front that heat up very fast. We love this stove! So many features, it's hard to mention them all! I have all Calphalon non-stick pans now and they work very well on this stove top. I highly recommend First American Home Warranty for many reasons. We have had them for many years now and they have replaced many appliances for us. Our Microwave oven, built in, our dishwasher, our oven, our water heater to a tankless water heater. They have really been a lifesaver when things go wrong. We can't say enough! They are terrific!
