    My claims were answered and fixed very fast. The most recent one was the air conditioner which wasn't working. The tech was very good. He came out, diagnosed it and ordered the part. The next day, he brought it and put it in. The AC is working 100% now. First American Home Warranty is very good because they do what they say. We’re glad we have it and we may extend it.

    I overall am satisfied with my result. I think the company finally came to a fair and just solution. The reason I have still knocked off two stars is because of their automated phone system and because my final solution took two full months. Their phone system takes way too long to get ahold of a representative and when I finally would, the rep wouldn't have the most up-to-date info on my service case. I'd be on the phone a minimum of 2 hours every time to get updates, if any.

    Original Review: July 1, 2021

    We opened a service request on 05/01/2021 and paid the initial $75.00 service request fee to have them look into a refrigerator issue where temperatures were fluctuating and not holding in the freezer/fridge properly. The Warranty service subcontracts to repairmen nearby, so this review is strictly going to cover the customer service and resolution handling of First American's responsibility to cover and maintain our appliances.

    The first repairman was a joke. Spent 3 seconds looking at the fridge and left. We requested a new repairman as we had no faith our issue would be resolved with that subcontractor. First American provided a new service repairman to inspect the issue. This was good. Second repairman spent time and really diagnosed the issues with the appliance. Parts and labor were beyond the scope of the pre-approved amounts First American allowed, so the repairman got authorization for the repairs. First American approved and arranged for the repairs to be made the following week with parts being shipped out to us directly through them.

    The parts never arrived. We had to follow up several times. Each call takes a minimum of 40 minutes to even get to someone. After weeks of calls and representatives answering my calls, I still could not get an update on the parts. Even then, the rep tends to not know anything about the account and a transfer is initiated which takes another 20 minutes. Based on the 15 times we have attempted to call (which I have been tracking now) this is always the issue. This appears to be a designed hurdle to limit the need to support their customer's requests. Most people cannot plan and forfeit this time from their working days. We have had to take special time off, miss out on work and pay in order to try to resolve this issue through their channels. At this point I honestly think we can resolve this through litigation quicker!

    The reps could never tell me the status which is terrible as that is their job. I finally got a status update two weeks later after dozens of calls and the parts arrived a more than a week after that. The 2 parts finally arrive June 16th and two technicians arrive June 18th. These 2 technicians diagnose my fridge a completely different way (than the past 2 visits I received from the other technicians) and tell me that the 2 parts that arrived June 16th will not help. They place an order with First American for two completely different and new parts.

    Fast forward to today, July 1st, another two weeks after the last technicians visited and I have heard nothing from first American. Meanwhile it has been two months since I started my service request and have not had a working fridge! What am I even paying for with this warranty company at this point. This company feels like a scam. I call daily at this point and I can never get ahold of my "assigned rep". I have left dozens of voicemails and written emails over these two months and nothing!! First American has never called me back although they have promised to do so many times. I am on hold as we speak! Just to get a rep to answer a call takes hours! They put you on hold and transfer you multiple times. Every attempt I call to get an update takes at least two hours on the phone only to still have no answers for me.

    The hours I have lost, the time I have taken off from work to be home for these technicians, and the pain I have felt for not having a working fridge for 2 months is beyond ridiculous. I want justice. I want what is fair. There has been many heat waves here in CA and I haven't had cold water or food since do not have a working fridge. My health is now at risk and I will not take this lightly.

    This is the worst company I have ever dealt with in my life! I agree with all the other reviewers in that I would give a zero star review if it were possible. This is just poor customer service by design. the company limits the ability to even contact them by design to avoid paying out service requests or providing support. This should be investigated and a class action lawsuit should be approached. The fact that I've already paid $645 for nothing. They have yet to replace or fix anything even though I've been promised otherwise. Do not ever use this warranty company.

    A horrible home insurance. Very poor service and please waste your money. When something break they will not help you to fix it. I been paying them every month and when my oven broke they refused to fixed. At the first, I was told going to get a new oven. Then after a couple days called to see when I am going to get my oven. They refused to replaced and I had to buy new one from my packet.

    I've had excellent service on almost every claim I've ever done. But I have one claim where the company that they hired gave them a false report and turned in that the unit had been repaired when it hadn't. By constantly calling them back and going through that process, they finally executed the repair, and although it's not 100%, at least the unit working. Other than that, First American does very well and I'm pleased with them.

    Would give negative stars if I could. This company is unreliable and dishonest. They assigned a company to repair our washing machine that had 0.5 star and terrible reviews but since they were contracted with First American, they assured us that they were a reliable company. This company came to our 3 times over a 6 week span and were unable to repair the washing machine and kept telling us they needed to order new parts until finally, they deemed the washing machine was unfixable and needed to be replaced. First American tells us that this is indeed the case on Saturday and they are waiting for a report Monday. However on Monday, they now tell us that the repair company found a "bra wire" in our washing machine that caused damage and it would not be covered.

    This was a shock because neither the repair company of First American said anything about a wire on Friday or Saturday, and now they cannot provide us with any invoices of the work they completed when they came, and will not allow us to speak to a manager or the technician because they do not speak to customers. There is no wire to be found in all the parts they left strewn around our washing machine and all they could provide was a zoomed in picture of the wire that could have been taken anywhere. The repair company also broke several other parts of the washing machine during their attempted repair and now we do not even have an option of trying to repair the machine because several other parts are broken.

    After several calls from to First American to ask for proof of this, they say they cannot release notes to customers and the proof is in pictures uploaded to my customer portal which when clicked on, lead to nothing. No one (and I have spoken to over 10 people at this point) can answer any of my simple requests for proof of the invoice or notes but then continue to say that it will now suddenly not be covered and even closed the claim. I spent 3 hours of hold only to be disconnected and never got a call back from the supervisor who this was escalated to. Please don't waste your money and time on this warranty company! Would not recommend it to any homeowner.

    I filed a claim with them for a broken water heater. They came out 2 days later and said they had to order the part. They then said that I would have to pay $500 in modifications to install the new water heater because they ordered a different brand than what I currently have. Part of their modification include water and gas lines which are necessary for proper use, not modifications. I can't get anyone on the phone to understand that those modifications are required, not optional. Their cash-out option only covers the cheap replacement part, not even close to covering the cost of a complete install. I keep getting transferred to people who just state the contract and limited liability. Their service absolutely terrible. They also wouldn't be able to install the new one until almost a week after it initially broke. I have children. I cannot be without hot water. They truly don't care about maintaining their customers or doing quality work.

    After being a member of this corporation, we put in our first request to repair our washing machine 6 weeks ago. They said it was unrepairable, and said they would replace as per our contract. They do not return our calls, don't show up for appointments, 4 repairmen have come here to say we need a new machine. The dates the repairmen came out are May 24, 2021, June 1, 2021, June 9, 2021, June 21, 2021 and no show June 28, 2021 and June 29, 2021. We are still without a repair or a replacement.

    First American Home Warranty is the most dysfunctional, unhelpful company I've ever encountered. They seem to only be good at one thing: taking your money. Two things if you include wasting your time. Three if you include NOT fixing anything. 6 MONTHS AGO our fridge broke so I filed a claim. 6 MONTHS LATER the fridge is still broken and I have a garage full of random fridge parts First American sent us, most of which have NOTHING to do with the issue. And during that time, I've wasted hours trying to call them to get service even while they continue to bill me every month. Our policy came with the house so we didn't shop around and I don't know how their price compares to others. Maybe they're so bad because they're cheap? But I can say with confidence you will get nothing for your money if you need them. Except a total nightmare. Do yourself a favor and stay away.

    We had a bathroom drain in the tub and sink that broke and called our home warranty company. They sent A to Z plumbing out and when they came out they looked at both and said they couldn't fix it and would have to remove the entire bathtub to replace the drain. I called First American and sent pictures to a Shelly ** and she said she has seen this 3 times at her own house that is over 60 years old. She said she has no idea why it would be denied and overturned it because it was obviously normal wear and tear.

    They sent Vintage plumbing out that said he would have to call and talk to First American for approval because he may have to cut a hole for access. Two days later I had heard nothing and called the plumber who wouldn't answer then I called the warranty co who put me on hold for an hour to tell me it was denied again. I said no it was overturned and they tried to call the plumber who again didn't answer. I am now on my 5th call to customer service and still can't get ahold of the plumber. First American said it was their policy to not let customers speak with their managers. I am not sure how that is possible. I have talked to Ella, Mireya and Juan and the first two promised to call me back and didn't. I wouldn't recommend this company to anyone. Horrible customer service and apparently no management.

    I had a breakdown on my washer and First American repaired it for me. I liked the techs who came out. They were very courteous and respectful. They came in, did whatever it was that they needed to do, and cleaned up whatever mess they made. First American's reps were good about the claims process, too. I normally call in so I can explain or get them to understand what it is that I'm going through, and they would respond within the same day. I would refer them to my friends.

    I submitted a claim and I was dealing with a business that was very difficult to get to come out. First, they couldn't see me for a week and a half. Then, I agreed to a phone call, but it didn't get through. I offered to set up a Zoom and they said they didn't do that. They offered to come out on Saturday and told me on the phone that they'd be here at 12:00 to 5:00. The next day, I received a text that they would be there from 3:00 to 6:00. So, I assumed the text was the most recent as that's usually how it works. I was home from 2:00 to 7:00 and there was no way to get them because it was a Saturday. When I called up, they said I was supposed to be at home from 12:00 to 5:00. But I told them that they sent me a text about coming at 3:00 to 6:00.

    Every other company that First American sent me had it together as far as they called and the person who'd be coming would give a 30-minute notice. But this contractor was really rude. You're waiting 30 minutes for them to answer the phone just to be spoken to poorly and I don't think that's who First American is. Then, it took them a while to set up another appointment. I had to get the home warranty involved and they ended up coming. But when the tech was here, he said that I had a faulty motor on the refrigerator and water damage. I told him that I've had that water damage since I've moved in but the water was not hooked up. He insisted that it was hooked up, but I asked him to look and he said I was right.

    Then, when he talked to First American, he told them it was water damage. There was nothing in writing and First American didn't even bother to follow up. I just got a phone call saying it was not covered. I really felt it became personal that I had complained about them. It was a little suspicious in the sense that the refrigerator had been working fine. There was no more water damage because it had been disconnected for 10 years. It was really frustrating to me more so that no one even bothered to follow up and didn't read red flags. I also didn't like that a technician could leave and tell me one thing, and there was nothing in writing and then he'd say something else. The bad part was, no one wants to go without a freezer for a month, and that was what ended up happening. And I just ended up buying another refrigerator.

    Other than this incident, for the most part, my experience with First American has been really great. The electrician that they sent was amazing and went above and beyond. I really loved him. Overall, I've been really happy. It's just they shouldn't be dealing with companies like the one I had for the refrigerator. If I have to wait longer than a week for an appointment, then it should be next company or give me another option.

    I'm a little bit frustrated at the communication early on and how long some things took. I called right away and things moved quickly. Then, I got in touch with the contractor and they said they couldn't be out for three weeks which was not okay given the heat. So I contacted First American again and said that my situation was an emergency. I was told that things had been upgraded, sent to consumer services and that I would hear back within 24 hours to fix. I waited a bit longer than 24 hours and called back. I was told, "No, you were not upgraded. That never happened. I don't have any record of that, and so we're gonna have to start that process now." I told them to start calling right away and I was told that it was a weekend and that they couldn't get a hold of anybody. That delayed my claim for four days.

    First American's special agent then gave me the ability to go outside of network which was greatly appreciated. The tech was able to fix it and according to him, the fuse blew. He also doesn't think that my AC will last much longer. I will most likely be using the service again in the summer. Overall, I'm happy that I have air conditioning. My expectations have generally been met but the expectation is that the policy guaranteed liveable conditions. This repair would have cost me 120 bucks more to get the issue fixed myself but it would have been fixed a week earlier. In most contexts, I'll wait a week to save 120 bucks but not when it's this hot. I love First American and I appreciate the way they've helped me. But in this incident, I would have paid out-of-pocket to get my issue fixed.

    I love the process of submitting claims especially online because I fill out the little box and I can read and re-read it till I figure out that I'm getting my point across. I also love the option to pay before. I don't have a lot of things go wrong at the same time but when things go out, it's great to have a company that I could just boot up my laptop, say, "This is it, here, here, here," and then that's it.

    The tech said that he couldn't find anything wrong with my washer and that we probably were putting too much detergent in it. But I know that we don't. The washer just kept on doing what it had been doing, so I called again. When they sent the tech out, he said that the part that causes my machine to spin was overheating. He ordered the part for it and I haven't had any more problems. The overall service of First American Home Warranty is fine. They always respond right away. Last year, I had a problem with my air condition central unit and it took them a while to get it straightened out. They were going back and forth trying to fix it, but they finally got it.

    Putting in the claim and reaching out to the company itself is great. It's very easy to access a website. When I call in to call someone, the representatives are very knowledgeable as far as what their role is to deal with. If they don't know something, they contact me back. I've had one questionable experience with one of the vendors. The vendor just didn't want to think or do any work. But I wouldn't say that that has a direct effect on the quality from First American.

    I was told that First American Home Warranty would save me money. It also would make it so much easier for me when I had a problem with something in the house here that was insured. I've had someone in before for my microwave. I had to have that replaced and that went pretty well. But this time, it's been a mess. I've got a repair going on now and I was given an appointment for yesterday between 10:00 and 2:00. The tech told me to turn my refrigerator off the day before so I did. I had to take stuff to my son's and he had to put my refrigerated stuff in and buy ice.

    But then the repair people from Sears didn't show up. It turned out that one of the parts did not come in yet. But they never let me know anything that they were not gonna be there. The reason I am just aggravated at the insurance and the repair people is because when something goes wrong with the whole thing, I can't get in touch with anybody. I tried every way to get in touch with somebody. It took me all day to get in touch with anyone. We're going on three weeks now with this refrigerator freezer issue. I'm not very happy.

    Our A/C is covered. It is a heatwave. Day 3 of no a/c. The technician has diagnosed it but won't move forward with the repair until FAHW approves. The woman on line (we've been on hold at various times all day and for the past few days) says it could be 5 more days! There are children in the house and there have been numerous local hospital admissions due to heatstroke. No response from anyone online. I watched the technician put in the order, and FAHW is pretending they didn't get it.

    I submitted a claim with First American because we have a tub problem, something's wrong with the pipe. But they're not fixing it, so it's not a good claim. They're not giving me the rest of the information. They told me that they would have to look at the pictures to see whether if the plumber said valid stuff or not. Yet, they don't have the pictures, and then I just got a letter saying that they're not going to cover it. So I'm trying to figure out why in the world did they tell me that they had to have the pictures, and then they don't have the pictures, and they're still saying that they're not covering that.

    But they're good at covering a claim. This is the first time they ever said no to something. But that's with the plumber and they won't give me a second opinion with another plumber, although it's taken over a month just to get me having a plumber in there. Also, if there's a problem, I have to call them every single time nonstop to get the issue fixed. They do not call me back. I'm always on the phone trying to get the problem solved. But other than that, they eventually get the claim going and they fix it. If the product is not able to be fixed, they give it back to me. If I have the system working to where it could get to work, then it's good.

    My oven wasn't working right so I called First American. They sent someone out to check it out. It had a motherboard that needed to be replaced so they replaced that. The oven latch kept sticking when I was trying to clean the oven and they fixed that too. I was extremely happy. From the time I called in, it took about two weeks before the repairman can make it. But when he made the appointment, he was here on time. He was here probably two hours at the most and cleaned up everything when he left. First American saves money long-term. You pay a big bunch of money at the beginning but if you have a problem, it picks up the cost. I'm not sure how much the motherboard would have cost, but I'm sure it would’ve cost me more than the home warranty did.

    We bought our new home and thought we were so lucky to get the home warranty for our appliances, well 2 months and tons of hours wasted on the phone, plus the multiple strangers they keep sending to our home to not fix the problem, we are not feeling lucky.     I've had two claims with First American Home Warranty and the submission was very easy. I used their online portal, and I got an immediate response within a few hours. The first claim was the door rekey, and that was good. The second one was when the water was clogged in one of the bathrooms. There was seepage. The clogged water was resolved, but the seepage was not covered under First American Home Warranty. The technician who came to check the water seepage told me that it is not covered. For the water blockage, that technician was really explaining things and he was very good.

    So far, the two claims were good. But they could probably cover more things with respect to homes. Right now, we are paying $75 each time somebody comes out. The coverage and the amount for each time somebody comes out could be reduced or increased accordingly to the job. Certain jobs do not require more than 15 minutes of effort, so it's not too difficult.

    We had an issue with the blower motor for the air handler for the air conditioning. I called First American Home Warranty. It’s irritating that it usually takes about a week to get somebody out here. That's nuts when you got terrible heat. Somebody came out and they ordered the blower motor. It came a few days later, so now we're up to 10 days, and then they installed the motor. It worked, but it had to be the wrong motor because it made a whole lot of racket inside the house when the blower was running. Then one day, it decided not to work anymore. I called back up and I said, “Hey, this blower motor is not right.” So, they sent out a different company. A technician came in and looked at it. He said, “No. This is bogus. This thing is a universal motor they put in there. It's not the right one.” They got the right motor, put it in, and the thing has been whisper quiet and very efficient ever since. So I'm happy chappy with that episode.

    Two months ago, my refrigerator freezer just quit. I called up, then I went online to answer the thing as well. They had a problem apparently of getting some sort of appliance technician. The one that's normally used was Sears, which is like a generic service company. They operate on all of appliances and I know that they've got access to all sorts of parts. It was 10 days out after I called that they would first send somebody out. And I thought that's totally unreasonable to have no refrigerator or freezer for 10 days. I'm not going on a 10th camping trip someplace. You lose a whole lot of perishables and everything else, which is not your fault as a company. They explained that. They're not liable for it.

    I called back and I said, “Hey, is there somebody else that might respond sooner?” The next thing I get is an email and it said, “This company should be calling you.” It was four days rather than a week. So this other company came, and I thought, “Well, it wouldn’t knock you over as far as having a piece of equipment, like a truck, a spiffy uniform and all the rest of that stuff.” But the tech did have a shirt with his company name on it and a proper ID. He knew his business. He came in and inspected everything for about 45 minutes. He said, “Now, I gotta call for parts and get approval from First American.” The next day, he came back and he had a little part. He finally sourced out the proper part that fits in between, so it was actually two parts. He came back two days later because the weekends had come in between, and stores are closed. He installed it, and it's been running beautifully ever since.

    First American Home Warranty's policy does what it says it will do. I understand we've got COVID and everybody's supply chains are screwed up and a lot of people don't want to work so available service people are maybe hard to find, but it worked out for me. I had paid Sears with a credit card for the owner portion of the bill, and it's 75 bucks and that was soon returned to me by home warranty. First American has taken care of my appliance issues. The cost is fair, and I'm happy.

    I called First American because the garbage disposal was making a terrible noise. They immediately assigned a plumber. Two days later he arrived and determined that the unit had to be replace. He had a new disposal in his van and replaced the old one. Job was done within 20 min. The new disposal works great… no noise. The only cost to me was the $75 service charge.

    My air conditioning was leaking and it wasn't getting cold. I filed a claim to First American and it's been three weeks but they have yet to call us back after the claim has been processed. I've had multiple bad experiences with them and it's been ongoing. I even am out money because of the bad people they send out since it was my job to have my ceiling repaired. One of the techs who came out for the plumbing issue cut a hole in my ceiling and looked up there with his cellphone. If he was a registered plumber, why wouldn't he have a flashlight? I complained to FAHW and they did nothing about it.

    After that was repaired it started leaking again from the upstairs bathroom and a tech fixed it again. That tech said that the people who came out the first two times fixed the leak wrong. FAHW came out three times. It was the same contractor for three different problems and the first two didn't even exist. I'm more upset that I'm out the money because I had to pay $1,500 to get my ceiling refinished and painted and then the problem started again.

    I would recommend that people get a home warranty particularly if they're looking at a house that’s not a new one. I've saved a lot of money already over a couple of things that have gone wrong since I moved into my house. I'm happy with First American. When you file a claim, they tell you who they assigned the claim to. They have the contractor call you to schedule a time to arrive. As far as the work, it's been high quality.     We had American Home Shield for a long time then one day, they cancelled us. We needed a new warranty, and I looked them up on the website and compared it with other people. First American was the one I called, talked to and was the most impressed with. Because they are not a 5-star and some of those others I talked to were. Our most recent claim with First American was for our oven, which needed a part in it, and it took forever to find it. The warranty company doesn't let the technician buy the part. They've been doing that themselves, and that part took about a month and a half to get here.

    The biggest problem is their policy. Right now, parts are in short supply, and they have a policy that the technician has to buy it through them. That's because they think they can get it cheaper, but they never follow up with the client and tell him where it is. They say, “We're gonna buy it,” then say they can call the client and find out where it is. But I always have to call them back and they say, “I'll call the supplier.” They've never phoned out anything to us that says, “We expect the part in on June the 4th.” We waited two months when our upper oven needed a new motherboard. I agree, motherboards are in short supply, but the technician here in Oklahoma City may have been able to find one.

    First American also puts a lot of stuff with Sears, and Sears comes out, shows up, says we're gonna have to replace the unit and never comes back. We've been unhappy with Sears. Other than that, we're perfectly happy with the technicians that come out here. This new one, Jet Plumbing, has been prompt and on the money. As a matter of fact, all of the plumbing contractors have been very prompt and able to fix everything. The appliance people have been held up by being required to go through First American to have the parts.

I used to have another warranty company, and when I had an issue, they sent this guy that was on his way from New Mexico.     The technician didn't know what he was doing and then I didn't get any feedback on what they were doing. They were very slow and I wasn't impressed.     I feel very comfortable with First American. They've done a good job. Dealing with Sears or any appliance repair has been difficult. The technicians are great but not the coordination of appointments and the communication back and forth about when they're going to be here. They canceled several times on us without telling us for sometimes, the right reason and sometimes, no reason. Parts have been difficult to get. Once they got here, things have gone fine. It's just that it took five weeks to get our dishwasher repaired. The parts were here, and the communication back and forth between First American and Sears was really difficult. I called and checked up on things and said, “Are everything good to go for our appointment this week, everything good tomorrow?” Then they didn't show. I called and asked if they were you coming. They said, “Oh, no, no. There's a problem with the part.” I checked three times.

    First American came with a seller's warranty, and we enhanced it with just about every coverage that they offer. I had no experience with home warranties before, and we are so pleased that it came with the transaction of the house because we had a lot of things go wrong. I realized how the relationship worked and how helpful they can be and what the limitations are and understanding that, and they were very good about explaining all that on each situation. My experience has been great as far as having a home warranty with First American. I would definitely recommend it to other folks. I don't know what we would have done if we didn't have it. It's just that self-assurance that, maybe not everything would be covered, but it's either going to get repaired or replaced, and it limits your out-of-pocket stuff.

    Sears aside, everybody else has been really professional, communicated very well and showed up on time. We had York Mechanical Services and they were fantastic. It was a difficult situation because our heat pump and air handler went. That was a big expense. Everybody kind of worked together to minimize the risk. First American helped as much as they could on even some of the not covered things. They we're supposed to be repaired, and it didn't happen because they replaced it. Then we got a cash out value, which lowered our liability even further. They really worked with us to do the right thing by us even though we've had a lot of service request, and we're kind of a nightmare client.

    I had American Home Shield and I just let it lapse. Then First American Home Warranty called me and I got a better monthly premium with them. When I signed up, I just did it online. Then they automatically renew it unless you want to cancel it. To do a claim, you can do that online or you can call them. It's $85 for a service call. If they can't fix an issue, then they'll replace it. I just had my microwave door replaced because the spring in it broke.

    I've had two different guys come out here. One was when my hot water heater was leaking back in April. First American didn't cover that because it was under the manufacturer's warranty, which I didn't realize at the time. The guy was very nice. The guy that fixed my microwave came a month and a half ago when the door wouldn't latch. He kinda rigged it because one of the springs inside there broke. Then he went ahead and ordered me a new door. He came and put that in today. So, I am very happy with them, besides my hot water tank, which really wasn't their fault because it was under the manufacturer's warranty.

    The contractor was irresponsible. He was asked to go to the location on an emergency situation and he did. Upon arriving, he assessed the issue and explained to First American what the issue was and needed an approval to proceed. An approval was requested and granted that same day. He left and did not start the repair. Here it is 14, 15 days later, he answered his call and there was no explanation or apology. First American said that he's going out there today between 10:00 and 12:00. I haven't called to confirm if he's there yet but the service was deplorable.

    I explained to First American what this crisis was. They said they were going to get a contractor to come out but between the time I last called or made a connection with First American, the response from the contractor and them was very far in-between. I had to call back again and ask, "Did you get a contractor? When is the contractor coming," or tell them, "The contractor came. This was assessed but it's not done. When will it be done? What's the follow-up?" I don't expect First American to drop the ball for every request I make but when I emphasize the urgency, it is not granted. That is where I would consider leaving them. I have experienced some bad previous experiences but it's getting progressively worse. I've recommended four people to them, most recently were my parents, and it's not beneficial in any way, me recommending them and them having similar experiences.

    All in all, the experience is positive and I renew the warranty annually and plan to continue renewing. Very responsive and they address any issues within a day or less. Easy to file a claim online in minutes. Coverage is very good compared to competitors. The only negative thing is the contractors. When it is a large repair, they are experts at trying to find “non-covered” costs to add to the bill. The company sides with the contractors and never question their estimates.

    For a covered HVAC replacement, the contractors added $2000 in “modifications”, like disconnecting the power cable from the old unit and connecting it to the new one was $250 in (low power modification), same for the high voltage wire, and for the 2 drain pipes. When informing the warranty about this abuse, they never question the contractor or allow a second opinion. Same goes for replacing an electric panel. Contractor added $700 in “grounding” because it is excluded from policy. They need better contractors, or stricter oversight.

    First American has been pretty responsive with my claims and they've been able to fix everything they've come out for. I used to call in when I needed a service and there was a long waiting time. Whenever I would submit a claim, they'd say that within 24 to 48 hours, I should be getting a phone call from the contractor that they loaned out. The techs who come are usually good, too.     We had a leak and it caused our house to flood. The first plumber that came out supposedly fixed the leak but a day later, we came downstairs and the place was flooded again. First American had to send another tech out and he stopped the leak. The process for submitting the claim was also pretty straightforward. It's just that I should have looked closer at the actual items covered in a home warranty. If you can get to use it properly and if you have a large loss, the deductible for $75 is worth it. But most of the things that we've had had been smaller issues below the deductible, so they haven't been reported. Then, there was something that we had that was a larger expense, but it wasn't covered under warranty. Other than that, First American's reps were congenial and we got action from them swiftly.

When the refrigerator wasn't cooling, the first guy that came to replace the fan placed it upside down. Then, they got somebody out that knew what they were doing and got it working. It took four calls to do it, but we were able to get it.

    Everything's going great now with First American. I recommended them to my friend and he signed up but I don't know what happened to the $25 referral fee if they put it on my account or not. I just had a good service yesterday from the plumbing company, AJ Bono, and I was calling First American back because I wanted the guy to come out again to look at the sink. I forgot to tell the plumber about it and they told me to call First American to kind of give them an update if he's gonna come back. Other than that, it hasn't had any problems since.

    We had a little bit of an issue when it came down to the air conditioning last year. When I first signed up with First American around April last year, it was a series of things. I made a report that our heater and air wasn't working. First American sent somebody out and the guy didn't know how to do the work. He said we needed a specialist to deal with our air conditioning situation. First American sent another company out. They said they could do it but I needed a lot. It had something to do with the condenser, the hoses and the airflow wasn’t going right, etc.

    Several companies came and couldn't do it or didn’t specialize in it. One company, Eco-Pro, could but when they came out to do the work, they noticed that there was mold in the wall when they took out the system. They said that they couldn't do the work until the mold is removed. I got a contractor to remove the mold then I contacted Eco-Pro back. They came out and was saying I needed to provide them with a certificate that it's been removed. I took some pictures and showed them that it was removed. Nobody told me that I had to provide them with a certificate that it’s been removed. I told them to forget it and that I was going to go somewhere else and would be filing a complaint with the Better Business Bureau. Before you know it, they said they'd go ahead and accept it. It was the whole summer we didn't have air. The whole winter, we didn't have heat. It was a disaster. We live in Suisun City in a really hot area. They fixed it but it was a lot of going back and forth.

    When I first moved in, I had a problem with the air conditioner and the company that came out was exceptional. They thought it was the thermostat, so they replaced it. I still had issues, so they came out again. But I didn’t have any issues with having to pay again. They spent quite a bit of time trying to figure out what it was and it was something electrical under the house. The technician replaced some kind of circuit board. This past time, I had somebody come in again to repair. They repaired my icemaker, and then it broke again. So they're coming out to repair it again.

    I started seeing some insulation coming out from my vents. So, I called First American up and tried to find out what was going on. They sent an air conditioner company. That company told me that I had a mouse infestation under my house and they were eating through the ductwork and they weren't responsible for that. So, I called an exterminator. He went in the house and didn't see any signs of mice. I called the duct cleaning company to come out and they cleaned all the ductwork and said it looked like new construction. When they ripped the ducts, they never cleaned them. Basically, the air conditioner company guy was just not a very good guy. So I told First American that I didn't want that company coming back out again.

    First American Home Warranty has been really good as far as customer service goes. But some of the companies they've chosen haven't been that great. Other than that, I'm probably gonna renew again with them.

Even though it was a newer water heater, it was sending false information and causing it to stay hot all the time then it would just shut off. The tech came out and replaced the part. He ended up giving me his phone number because there was no way I could reach anybody at the office. My only complaint is that the vendors are extremely difficult to reach. First American had a vendor that was relatively near for electric but the other couple were far so it was difficult to get them to my location.     I called First American Home Warranty to request a service on my dishwasher not running. I paid 75.00 dollars fee for the service. A technician was sent to check on the dishwasher. He found the board is bad. There were black mark on one side of the board. He also told me the outlet connected to the dishwasher is not working. I assume the electric shock burnt that board and the outlet. He told me he need to order the board and will be back with the board to fix the dishwasher. He asked me to replace the outlet because it’s not covered. He also told me to call the pest controls because he found 2 tiny roaches???? inside the dishwasher. I agreed having those two done before he come back. He should be back on April 20, 2021.

    On April 20th, I called the technician in the afternoon to see what time he will be in. He told me the request is completed. He said the company told him that. I log in and checked. It’s completed. I called the First American Home Warranty. They told me they denied my request because the roach damaged the board therefore the request is denied. I asked them if they have proof if the roach damaged the board and who damaged the outlet connect to it. Roaches can not make blacken marks on the subject and turn the outlet bad. She said the outlet is not part of the claim. The customer service told me to hire a license technician to verify in writing that the roach did not caused damage the board because her technician told them the roach damage the dishwasher. I questioned her why the technician told me different?

    She put me on hold checking with the technician. When she's back, she told me someone in the office made that decision not the technician and nothing she can do about it. I asked to talk to that someone, she transferred me to an answering machine. Left message and no one call me back. Sent them pictures, but they do not consider.

    I believe the First American Home Warranty should let me know that they denied my request instead letting me wait more than a week and found down they complete the status by calling them. I believe they can find any other reasons besides blaming the roaches for things they cannot do. Roaches cannot damages 2 different items in different areas at the same time. I am real estate agent and I referred this company many times to my clients. I feel bad about it.

    Our dishwasher leaks. We called American Home Warranty out to inspect it. The service man could see it was leaking but determined that it was excessive amount of soap causing the leak, even though we were using PRE measured packs of detergent. $75 for this observation. The dishwasher kept leaking. We requested another service, $75 more. This time the service man determined it was faulty weatherstripping around the door. After calling in to his office it was they realized that the weatherstripping is unavailable and the unit must be replaced.

    They did replace our unit, however, the replacement is of the lowest quality of dishwasher you can buy. It does not even dry the dishes and they need to be towel dryer after the cycle is complete. I could spend another $75 and call them out again, which would amount to $225 spent on my warrantied dishwasher that already pay $60 a month for. I do not recommend this company and I am just waiting for my year's warranty to expire.

    The previous owner of the house purchased this as part of our home purchase. Our whole kitchen and laundry had some blockage so we requested a service for $75. Their first matched plumbing service Street Plumbing & Rooter (**) did not reply to us for 2 days. Multiple calls always ended in the voicemail. Then we called First American. We wasted 30 min to find out that we have to repeat "speak to a representative" three times in a row to get to an actual person. Then their rep spent another 20 min trying to call Street Plumbing & Rooter and came back saying that all is fine and they left a message. After we pushed for changing a service provider, the rep went back to "talk to the manager" for another 10 min and got back saying the best they can do is to have another provider coming 4 days later. On their own request page, they promised "24~48h for non-emergency" and "8h for emergency". This is total **. We ended up finding a plumber ourselves.

It took me a long time to get it through. I wasn't very happy with that. The issue was the guy wasn't showing up. He wasn't fixing it. The people that I dealt with with First American were very cordial, but the tech they had come out to repair it didn't tell me what was going on. First American had an issue with the back office because they didn't follow up. It took seven months or so, but we got it taken care of. So, not only did we get the replacement board, they went ahead and issued us a new refrigerator. So far, so good. It takes a while, but First American has taken care of my needs.

    We had a leaky kitchen piping. We had one great visit and four bad ones. The last contracting company was excellent. They turned up early and they were very good. They fixed it. Very happy with them. The previous company to that, we had one guy come in our house with muddy boots and we had to clean up after him. We had to schedule it four times. They did no-shows. I had to call them to see if they were still coming. We had to set aside eight hours of windows because they had kept either not coming or they were late and I would have to follow up. That experience was very bad, I felt very dissatisfied. If I was First American, I'd want to hear about the negative ones so they could clean up their business. No point in hearing all the great stuff all the time and think everything's great, when I'd be very skeptical about referring them given the negative experience we had.

    I like First American. I’ve been a customer for at least three or four years now. Sometimes when the AC goes out in the summer, the service takes a couple of days. But that's just the nature of the beast. First American outsources its customer service agents to different countries so sometimes, I have a problem with that. But everyone outsources and I get it. You're paying $40 a month, what do you expect?

    First American does what they say they are gonna do. My washer went out and the check came in a timely manner. I immediately went out and bought a new washer because it was an inconvenience and I couldn't wait for it. The new washer cost me more than the old one. First American didn’t give me the price of what the new one cost but they gave me $700 which is still good. If people are complaining, they are just whiners. First American did me right and it's been a really positive experience.

    There were a couple times where they said something was covered and they sent somebody out and it wasn't covered. It also takes some time to get somebody out but they've all been great once they come. Usually, the average repair is going to be three to six weeks before it's completed. It takes a while, but most of the time, it works out well. I would recommend First American. They've replaced quite a few of our appliances. Most of the time the last few years have been easy too.

    I opened two claims this year. We had a washing machine dryer and it failed. It had no repair so First American proposed to replace the unit. One complaint I have is First American proposed a replacement that did not fit our expectations so we took the cash option. It really took a long time to get the cash. They should speed up the reimbursement process if we don't take the replacement option. My second concern is about the dishwasher issue that we just had. A repairman came and it took a long time to get the parts that he ordered. He installed them and the dishwasher is still not fixed. I had to call again to reopen the claim because it's not working. You always have to call because the First American website has very few functionalities online.

    Also, when you call First American, it takes a very long time to get somebody on the phone. Many things could be done by email or by a more developed interaction on the website. For example, I had to call a couple of times for my cashback. I had the first guy on the phone that told me it was going to be processed. Two weeks passed and they never processed it. I called again. There could be a lot of things that could be followed up directly online instead of having to wait for somebody to become available. One time, I spent more than one hour and a half on the phone. On the website, it said that if the dishwasher was not fixed within three days, I could re-click to resubmit the service. But the button did not even exist so I had to call again. The website could be improved to make things a little bit faster and easier for everybody.

    At the end of the day, First American delivered. From an overall goal, which is to get the customer satisfied, we got there. We got our coverage for our washer and dryer. They gave us back $1,300. We still had to put $700 out of pocket on the replacement but it was better than nothing. The only thing was the process was a little bit painful and it was too slow.

    I've been with First American for a long time. So far, so good. The tech who came for our hot water heater did well. I was just a little confused because I ended up paying $1,000 out of pocket. They tried to explain the issue. Part of it was I had to upgrade some of the fluids then I had to have it inspected, which we hadn't had to do previously. Overall, First American is beneficial. But if I put the money in the bank, I could do just as well.

    Our water heater went out in December. We submitted a claim and then they contacted a plumber. The plumber came out and wanted an additional $500 to put the tank in. So we said we’d do it ourselves. We didn't think that the warranty would pay for it at that point because we did it ourselves. But we found out a couple of months later that they would pay for it. Then they reimbursed us for what we had spent on the water heater. They're also usually prompt to respond and take care of the issue as quickly as they can, considering everything that’s been going on this past year. They're really good to work with.

    I had a claim for my garage door and First American's service was good. I was called pretty promptly. The technicians start and end early, from 9:00 to 4:00. They should do evening hours for people. That would be cool. It was quite inconvenient going without a garage door from Tuesday to Saturday. I could have gotten it promptly serviced if they had the ability to come out in the evening. That way, First American can get happier customers and prompter service. In my case, it was my request to wait until the weekend because I couldn't miss work during that period when my garage door went out. The technicians came promptly on Saturday and fixed it.

    Recently, making claim with First American has been super easy because I can just go on their website, log in and put in a service request. I requested a plumber to come out recently. One of my sinks wasn't working and it totally slipped my mind so I didn't put it on the service request. I told the plumber about that and he wouldn't even look at it because it wasn't on the service request. That meant I would have to put in another service request and pay another fee to have another plumber come out. It was irritating. But overall, First American has been pretty good and pretty responsive. They're very easy to work with and they really strive to satisfy the customer. I haven't had any issues with them and that's why I stayed with them for many years.

    If you are looking to purchase a home warranty, stay clear of this company. They show no urgency to help fix your issue, take their time and my claim was suppose to be expedited. My water heater stopped working and I turned in a claim, I told them what was wrong with it, they sent a technician out to look at it three days later, he did not fix it, he had to diagnose the problem and report it to them for approval (which I already told them what it was) 5 days later, I contacted FAHW and they had not received the diagnosed issue, so I emailed them the diagnoses from the technician and asked when they will have the parts sent to repair my water heater, FAHW said that purchasing would have to approve it and it could take another 24-48 hours, 6 days later and I am still waiting for parts to be approved and sent to technician. Best case I will have Hot water 18-20 days after problem started.

On 2nd time, he came and said loose connection in attic and he is not small enough to connect them to recessed lights.     First American replaced our hot water heater. They did not cover all the expenses, but they covered the biggest part, which I appreciated. The plumber that came had a little glitch. Like with things like that that are old that get replaced, there's usually debris. Sediment gets in the line and causes some problems with our faucets in the house. I called them after they had left and they came back and tried to fix that. They did a good job. But I had to call them to do that. They should have tested that all the water lines were clear before they left. But they were happy to help and I appreciated that. They were also very professional.

It had something to do with the gasket that was totally coming apart, so it wouldn't close. Within a couple of days, the gasket started coming off. So I called them. I told them that it wasn’t fixed right, and then they were going to go ahead and call the appliance company that can fix it. But then, again, they took a while to get back on the phone. From then on, they said that they would call the company. Then I didn't hear anything from them after that. A week went by, and then I called them back. They said, “You were supposed to call the company.” I was like, “What? That's not what the last representative told me.” It was a misunderstanding. They still have to come back and fix it.     They assigned our washer claim to Sears. Sears took a while to come out. When they finally came out, the man walked in, he looked with one look and then left. He said, “Yup, you need a part.” Then we didn’t hear back from him. I called First American back and they were able to resolve it by saying, “We'll find the part for you or we'll just replace your washer.” Then, all of a sudden, Sears found the part and then they came back and asked us if we want to install a part. He came in, installed the part and now the washer works. We also put in a claim for a microwave. They gave us a replacement check because it's such an old microwave. So we got two things and they were perfectly fine. It was easy and fast.

    Once you put a ticket in they will not send anyone out or update your ticket until you call. After talking to 5 different people and stating my story to each one of them because their is a lack of communication in this company. Then they will make you wait to get it fix with their crocked companies. That want you to pay them off the books. I have had a leak and been dealing with them since 03/12/21 and they still want me to wait so a third company can come out and look at the same thing on 03/23/21. The whole time it is leaking in my foundation. I called back again and the supervisor today say you can take it or leave. it. We will only cover $500 of the whole bill and the rest is out of your pocket. I only give them 1 star because I can do negatives.

    FAHW provides a good service at a competitive price. My only complaints are the amount of time it takes to get anything done. Hold times on the phone are extremely long and if you need to go outside of the 'provider network', be prepared to spend a lot more time.     After a cost of over $600 for the home Warranty and paying a $75 service fee, two weeks later they tell me they are not covering what the contractor has told them needs to be done to have the washing machine working properly since water backs up through the drain tube into my laundry room floor. Why do I need a Home Warranty if they charge me a service fee and a high year fee and still don't fix the problem? Don't get caught in this scam. Guess that's why they need to advertise themselves all the time making promises and offers they do not cover.

    We live in CT and bought a 2nd home (built 2010, single family) in Texas 12 months ago. We plan on retiring there in a few years. We rent it out for now and have not been able to travel to TX because of pandemic sheltering. We are not familiar with tradesman in that area. Thus it has been extremely helpful to have First American promptly make the repair arrangements for us when needed, once we initially inform them of a problem. We also have been happy with the prompt service we’ve received from each local service (3 or 4 plumbing repairs, garage door hardware repair, refrigerator repair). The peace of mind provided justifies the cost of this coverage. I also believe our tenant has some comfort knowing that unexpected problems will be repaired promptly.

    We have been most satisfied with the FAHW and the savings it has afforded us. In most cases repairs were made in what we consider a timely manner. However when circumstances called for replacement, the wait was at least 3 weeks. Now having said that, it is due more to contractors than FAHW. Their people have always been polite and have always done everything they could to help. And, in the end, all was done to our complete satisfaction.

    The repairman called me the day of the initial appointment and wanted to come early. This worked out great since the window was from 12:00 to 5:00. After his inspection it was determined both machines needed parts. He placed the order and I was notified a week later of a new installation date. Once again the appointment time was convenient and efficient. So far, both the washer and dryer are working much better without noise or pause. I'm very happy with the service from First American Home Warranty and Accord Appliance. One thing that could have been handled a little better was from the agent who called me to let me know about an easy electronic fix on the washer. She left her phone number and extension so I called her back, waited days for a response and never got one.
