Easy enough to make the purchase, the "warranty" is a joke. The factory left all the appliances connected to the water system loose. Not covered under warranty.... Nothing like have to pay for repairs on a new house. The walls are so crooked the doors on one half stick out on the bottom when closed. The siding has warped off the house over the summer. All the external trim is installed poorly once you get above eye level. Noticed today that the steel framing members are bent. That seems to explain the squeaking floors above that area. And let's not forget the attempt to use PEX pipe as a bushing on the NM cable. Holy fire hazard batman! Somehow I'm supposed to file that on my homeowners policy per the customer advocacy time. They actually refused to honor the warranty on the entire house over a shut off valve being installed on the hot water heater. I would not recommend this disaster to anyone.

Mr. Josh, Clayton strives to provide a world class customer experience, and we are sorry to hear that we have not met your expectations. Freedom Homes of Bryant offered to send a service man out to identify and repair a leak that you had reported on the wall behind the furnace/hot water tank. They booked this service, however, it was explained that if the leak was from any of the items that were modified after the home was purchased, the warranty would not cover the repair. At this point, it was requested that Freedom Homes be notified if this service date would work by that Friday.

They received no confirmation for service and had not heard anything until being notified of your concern via this avenue. Unfortunately, for any items modified or worked on independently outside of the warranty, those items’ warranty is void. Please reach out to Freedom Homes, and they will be happy to provide service on any warrantable items remaining.

STAY AWAY! My foundation has been laying here uncovered since October 2020, septic guys (Klein/Honaker,) left large mounds of dirt in my front yard, and didn't even completely cover the tank, Clayton's response....that wasn't negotiated in the contract.... Well how was I supposed to know that was something that needed negotiated?? I paid over $7,000 for set up.. That's not included?? I invited the new manager to come and look at how my place was left, he cancelled, and hasn't called me back (2 weeks ago).

Last manager lied to me about an access door in the foundation. J R Electric (heat pump installer) confirmed the heat pump Clayton sent is not big enough for my house, the heat pump runs all day long in the summer, it will not shut off! And no gutters, another lack of information on their part. There's a list of smaller things that were supposed to be fixed as well, these are the biggest issues. Get yourself a house. Clayton homes is not professional. The only positive thing I can say, is their secretary is very nice.

Daniel, thank you for reaching out and sharing this feedback with us. We have spoken with the Home Center, the manager did confirm he had to cancel the scheduled meeting but has since reached back out to reschedule with no reply. He has again attempted contact with no response yet to try to meet with you. The HVAC is installed in accordance to the size of your home and a computer program that advises us the proper size to install. The Home center GM was reaching out to the electrician to see and check this information. The warranty for the appliances is through Frigidaire and the customer will need to call regarding their warranty on the Ice Maker. Some of the service items listed the home center was unaware and will be happy to schedule service if you will reach out to the Home Center. We reviewed the Sales Agreement and the Grading was not listed as the retailers responsibility but in good faith they did offer $500 towards the backfill.

We got a little upset that it took a little longer than we were promised and had hoped for. We should have been kept in better contact than we were, but most of that was because our salesman quit the company and retired before everything was finalized. That put a screeching halt on some things happening, because somebody else had to take over. Clayton Homes had to get whoever they could to help us out and they were scrambling, “Okay, who's going to take over this house now?”

We chose a single-wide as opposed to a double-wide. We didn't need anything very big because it is a vacation home at the beach and it was just my husband and I. If we do it over again though, we will probably choose a different model. Not that we don't like ours. We do, but we know that we could have done something different on our lot. We had to do some rearranging with some trees on our lot because of the size that we chose. However, we chose this one because we liked the floor plan. The layout was good, and we liked the interior. It looked good compared to some of the competitors. Some of the competitors' workmanship didn’t look quality.

We’ve had nothing but trouble with most of the plumbing in this house, and this was a factory thing. My husband said, "Whoever did the plumbing, they either did it on Friday or Monday. Friday because they were in a hurry to get off work, or Monday because they had a hangover." Overall, we have had some problems, but they're getting resolved. Clayton Homes has been good to do whatever needed to be done to get everything taken care of. We can't complain there. They’re more than helpful.

We like the home a lot. We purchased it in the Phoenix area, but our house was two hours north of Phoenix. We loved the salespeople at Clayton Homes, the project managers and the people who helped out with the warranty issues. We know all of them very well because we had another Clayton home here in the Valley that we sold recently. We've had two Clayton homes at the same time, and there seems to be some kind of rivalry between the Chino Valley Clayton Homes office and the Mesa Clayton Homes office.

We purchased our first home from the Mesa Clayton Homes office. We went to our sales rep and had such a wonderful experience. We said, “We're buying some land in Chino Valley, and we would love to do another Clayton home with you.” They were very happy and really excited to get onboard with that. They suggested that we go to the Chino Valley Clayton Homes sales office and “Tell them that you're working with us in Mesa. Tell them that you just wanna see some model homes.” We went to the Chino Valley sales office to look at some models, and we told them, “Everybody from Mesa sent us here. We're working with them. They told us to come and see some models.”

The Chino Valley sales office got some of their contractors who just happened to be in there, and the sales rep, and they were trying to talk us out of working with Mesa. They wanted us to work with them directly, and they were bad mouthing the Mesa guys and saying, “You know, you don't wanna do that. And we know the area better, and they don't know what they're doing up here.” I don't know if that had anything to do with how our house looked when we first walked in, but I'm sure that the Mesa guys eventually had to say to the Chino Valley sales office, “Hey, do you have contractors in the area that we can use to put the house together?” ‘Cause I'm sure it wasn't the same people as Phoenix.

When we moved into the Chino Valley house, there was glue all over our countertop. We upgraded the countertops, and they weren't granite but Corian. We also had to use razor blades to try to scrape glue off the counters. They didn't even put fasteners on the shelving. When we went to put plates and glasses, the shelves just came crashing down. There were also a lot of things that weren't finished with caulking and grout. There were flooring issues and big scrapes in the laminate, and the flooring is scheduled to be replaced.

There were a lot of things that were vastly different from the experience that we had when we purchased our home in Phoenix. Whether it was doing the cabinetry or the countertops, it seems like that wasn't done very well. A lot of corners were cut, and a lot of things were missing, but the Clayton Mesa individuals stepped up to the plate and remedied everything. However, it would have been better if we went to the Chino office and not even told them that we were working with Mesa. If we would have just said, “Oh, we just wanna look and see some models,” it would have been a way more pleasant experience.

The only problem I'm having with the decking is just between the county and the carpenter. Because, one county south of me, called Cohutta County, the deck was built and it would pass in Cohutta a few miles away but not in Carrollton.

The process at Clayton was decent. The only thing that was stressful was when they switched agents on me, 'cause one of the agents who started the process with us quit in the middle of the process. He left Clayton Homes and got another job. So, it was hectic. We started in July and finally got to a close in September. It took a while for them to get the house on the lot. But I like the house and the spaces. It’s just the little things in the new home, like the AC might cut off or the wires. It's the mobile home lot, wires went bad and the power goes off like a day or two. But other than that, it's decent. There were also some plumbing leaks in the kitchen. But they came out and checked under the toilets to see if any pipes are bust. Everything’s been fine.

The sales rep was great. From the moment we walked in, he had a smile on his face. He was ready to show us some places. He was there for it all and was very helpful. We were in a rush to get a home, so we just shopped on the lot. Our home is great. However, from the trailer being moved, there were a few nails that were poking up in the ground, and they came and hammered those in. The light switches were horrible too. They kept falling off in each room. There were a few dents in the sheetrock that had to get replaced as well. One of them is busted where the people put the plug, and they're supposed to come out and fix that soon. Because of the weather today, they rescheduled for Friday. Except for the busted sheetrock, the issues have been resolved.

The people fixing the issues were great, but the original people who constructed the house did a poor job. They just slapped the house together and from the plugs and the light switches, everything was crooked. They just rushed it and didn’t care. Apart from that, I would definitely recommend Clayton Homes, 10 out of 10. Because even with these problems, they stayed on top of it. When I’ve texted the guy, he'd let me know they are behind. They’re gonna hire somebody, that they are coming out. They never gave me any problems to where I thought, “Oh, I might have to bring this to court.”

We paid for the home on December the 7th and it wasn't delivered until the second week of January. My husband and I both had COVID about that time and we weren't in the home until the 27th of March. We have several problems with the home. There were some small factory issues and the fact that the house sat on the lot for a year and a half didn't help. But the techs are supposed to be working out of Addison Alabama, which is not their territory. We don't get good help out of Bowling Green and Clayton can't keep a service person there. Also, they don't have parts on their truck. All they have are ladders and a few tools. So, the people who come here say “Oh, yeah. That needs so and so. Let me run to Lowe’s and I’ll get it”. Those are things that they should have had on the service truck. One was a clamp on the handheld showerhead. I'm 79 and I have two knee replacements, and my balance is not good. I need my handheld shower.

I'm happy with Clayton and we like our home. But I'm very dissatisfied with Bowling Green. I wound up trying to get in touch with Kevin Clayton and I wound up with his assistant. That’s when I started getting things done.

The floor plan is the biggest reason we got the model I chose. The square footage and available space for the value are other reasons. It's also fully sheetrocked and it didn't have the cheap paneling like you normally see in a mobile home. That made it feel more like a house. It looks more sturdy and more up to date than the typical mobile homes I saw growing up.

Pre-COVID, placing the home on my land probably would have been a lot smoother. The COVID stuff pushed things back. 90% of all of the frustrations were due to the pandemic. When my brother went with Clayton, his process went a lot breezier than mine. Clayton did everything within their means on their part. I don’t try to hold them accountable for any of the little setbacks because I know there were a lot of people not working during that time and a lot of materials got set back. She said, “I got just the thing for you,” and brought us over to a custom unit that they put on their lot, which the only thing we changed was the refrigerator. Otherwise, it was spot on with everything we were looking for. Everything went well, especially since it’s the middle of COVID when this whole thing happened. A lot of things took on its own life as far as challenges.

Generally, everything's been great, and I’d recommend Clayton Homes to a friend. The rep, Amanda, and the folks down at the office in Ashland want people to come by and see what they've done here, and they’re welcome to bring those people by and let them look. However, I have a few walkthrough items we still gotta get done, and I've been waiting on that, letting things settle down from the transportation. I like the space and the bedrooms and the flooring of the house. But the one thing I wanted to change was the bathroom. But Clayton said that the bathtub in our master bedroom wasn't changeable. It was real warm under a part of the house and I kept telling them there was something wrong. They said they would get somebody out here to look at it. But when they came out here, they said, “Oh, I don’t know what that is. I’ll get somebody.” It had been ongoing for seven months.

I was in the bathroom one day and I told my husband that the water heater should not be running and running and running like it does. So he went under the house and it was a leak. So a busted pipe had been leaking for seven months. He messaged Steve one night and said, “Hey, I found out what it is. I went under there, there’s water leaking everywhere.” Steve said he would get somebody out. The guy came out and replaced the pipe. He had to cut the insulation underneath and he said, “We’ll let it dry out a few days and we’ll be back next week to replace it.” But it’s been two months since then. I’ve already talked to corporate and they’ve been trying to stay on them. It’s been crazy. The whole floor is laminate flooring and you can tell it’s all messed up. It’s warped. It’s all gonna have to be replaced.

Clayton Homes also does follow up, making sure that after the house settles, they come back out and fix the stuff when something goes wrong. I’m satisfied with it.

It took Clayton a while to get us our house. We were supposed to have it before November but we got it in December during Christmas. Everything went crazy over here because of the wind, ice, and snow. We had to cover everything up underneath so that none of the pipes would leak. That aside, everything is intact so far. We had some little issues where one of the cabinets fell down. It was over there by the washer. Also, one of the trims was coming apart and one of the doors wasn't opening and closing right. Clayton got those fixed. I also told Clayton about the on and off for the lights. I really didn't like them. I told Clayton to switch the one in the restroom to a regular on and off switch because it kept on not letting the fan come on. They did that.

The home buying process at Clayton was good at first, but then it started getting a little out of whack for me. They started changing stipulations. Everything just immediately started to change to where instead of saving me money, they cost me more money. Everything that they could not get through the financing, I had to do. When I’d done that and finally got it done, it took the people almost a year to dig my wells. So, that was a holdup.

Then when they finally dug the well, everything that I was responsible for, Clayton Homes didn't give me an opportunity. They called the well people that dug the well and had them do all this miraculous stuff that was supposed to be on me, to cost me another $7,300. We were in an argument because they authorized this and I didn't. But it still ended up costing me and all of this was done after the closing sign. But as far as the woman that I started dealing with and the project manager, they find out what you need to find out and sometimes get back in touch with you.

It'll be next week,” and on and on. The old manager didn't get anything done and he's been replaced. The salesman, Louie, was a nice guy, but he wasn’t getting anything done either. It was terrible, but if you ever get the dang mobile and get it put in, it’s a good setup. I like the home. It's solid and everything seems to work well. I ordered different things. I wanted a microwave, but I didn't want a dishwasher. I also wanted what they call handicap toilets because they're taller. That was all good.

Apart from that, I liked the sales rep. He was very personable and communicable. We bought the lot model, and we love the floor plan and the open spacing of it. From what we were told, they only made four of the one that we bought. We love the double living room set up and the fireplace in it. We looked at some other places, but we liked the style of Clayton Homes' homes better than the other places, and the people we worked with were very friendly, helpful, and answered all our questions. We visited with them multiple times to look at the homes before we purchased, and they were very accommodating. We were able to customize, but they had what we already wanted in stock, so we just took that.

Once you have a location where you can have the home, it's easy. Just settle all of the paperwork to buy the house, and then they'll set up a time to get the house delivered. Clayton Homes and the property people we bought from handled all the setup for us. After the house was delivered, two weeks later, electrical, and water, and gas were hooked up, and they gave us an inspection to the house.

We liked the interior layout, and we’re satisfied with the house. There have been a few things because the house is settling, but they took care of that also. They came back out and did those little repairs after the initial setup. If there's anything we find wrong, they’ll do the initial repairs quick and we also still have up to a year for anything else.

A week later, it finally shows up. We looked at some double-wides, but it didn't have the counter space in there, so we went with the single wide. We like our Clayton home. For what we wanted, it’s perfect. It’s built really good. They've been very nice and treated us very good. They’ve gone out of their way to help us out. However, we got a few more issues that we're still waiting to get fixed and it seemed to be turning into a problem. The fireplace still hasn't been fixed. I know that they're busy but to me, it could be very easily handled and solved and should have been done a long time ago. It’s been 10 or 11 months now.

We're on propane gas and the fireplace was jetted for natural gas. It’s got natural gas valves in it. Everybody in the world has tried getting it working. Clayton Homes said they jetted it with the right stuff but it turned the logs black. Another gas company came in and said it’s got the wrong jets. The fireplace still ain’t working. It needs logs. The gas company said that they would come and fix it if we got the right logs. But I have called Clayton and we’ve gone back and forth. We’ve heard things that they were gonna do this and that but nothing’s happening. It’s been good communication but it doesn’t go no further than that communication. The follow-up needs improvement.

We were looking at Oakwood. I really like theirs better as an overall. Theirs seemed to be built more and they offer more detail. They look prettier. They don’t look so blah like Clayton Homes. You can change anything you wanted like the size and they they charge for it. What got us this home was while we were looking at Oakwood, the guy there told us about this one. He was telling us about a guy that special ordered this home. It's built like Fort Knox. You’ll never see one like it, and they were right. That’s why we went with this ‘cause it’s overbuilt. If you think a single wide, you think of a single wide piece of crap. But this is a heavy-duty house that looks like a single. It's got Hardie board. It's 16-inch on center of the whole house. The walls are 2x6. It’s got the fireplace and vaulted ceilings. It's got recessed lighting too. This thing is like walking into a very custom home. Everything in it is wood. There’s no stick tape stuff. Everything in here was the top of the line that Clayton offered.

Clayton had the home that I liked but it took a long time to get it because of Covid. So, they couldn’t help that. They told me they'd have it ready in September and I came up here but I didn't get it till January. It was terrible. But I had a favorable experience with Brandon, the rep. He was kind and considerate. I fussed him and he did a good job for putting up with an old grouchy woman without a home. We had a fan installed in the back bedroom and I had a tub and a shower when we first went in there. I wanted to change it to a shower with seats in it because of our age and Clayton did that. They upgraded the living room because when we saw the house on the lot, it had a porch at the end of it. They enclosed that in for me and made my living room bigger. Brandon said that we also had 2 by 6's put in the walls instead of 2 by 4's so we can have extra installation and make it more stable for tornadoes.

The quality of the build was good because they did everything that we asked them to do. But once we got in there trying to get stuff fixed that was fixable, there were little things like the door not working right and trying to get that done. Right now, my living room floors are starting to squeak and I've called them a couple of times. They've not come out to fix that. But other than that, everything's alright. They finally sent a guy out that would go through the house and fix my shower. The way the doors was on it, it was putting water out in the floor. The guy fixed that as well as my sink, where the bottom of it was not level.

My stove doesn't work, my refrigerator gets frozen and I have rocks in the tiles on the floor. The hot water doesn’t come out of the tub, my frame around the door is coming off and my blinds broke the same day I moved in. I tried to call Clayton to have them come fix some, and I never got a response. They never came out. The day that they said they were going to come, they called an hour later and said that they were on their way. I said that I couldn’t wait here all day for them.

I even called the main place that manufactured the home and they told me that they were going to come out and do this and do that. When they sent somebody out, they couldn’t fix it. So I'm upset. I spent a lot of money for this trailer and I pay it on time like I'm supposed to. I'm not happy with it at all. I'm hoping that nobody else has this experience that I did.

My husband asked, “Is there any possible way that we can be in by Christmas?" The rep said, “I hope to have you in there by Thanksgiving.” Thanksgiving, Christmas, the first of the year came in and went. The back half of my trailer came out on January 11th. The second half came January 12th and I didn't get in my trailer till March the 6th. When they came to fix things up, they didn’t explain anything to me about it. The water heater's heating element was not working. They had to come and replace that. We have a water leak underneath the trailer. Right now, I can smell the sewer lines to it in my yard.

In buying our Clayton home, the salesman was very knowledgeable and professional. He was willing and eager to help you out. I think the world of him. I would go back to them in a heartbeat if I was gonna buy another home. They were honest with me and went out of their way to help me. They have good sense of humor. They're just not a business acquaintance, they're a friend now. However, the process was a little bit drawn-out. We purchased the land, which that has something to do with it too. It took us probably about six months. We put a fireplace in. We told them use gas but the factory didn't run the tubing into the fireplace. It was a pain in the hind end because we’re running gas and it was a lot of nonsense work. If they have done it at the factory like they were supposed to have done, it’d been easy when we went to put our logs in.

I love the home. It’s a beautiful home but I'm not happy with the work. There are a lot of things that the manufacturer didn’t do that I felt like they should have done. For our heat pump, they didn't even put any vinyl down on the floor for the inside unit. It's just up our wood on part of the board. We're having trouble over our heat pump now and Clayton is getting it fixed so I appreciate that. But if I had to do it over again, I wouldn’t buy this home. The manufacturer just slapped it together. There are a lot of things that was wrong and that they didn't measure right. They just get it in and out there. I owned another doublewide a few years ago, and it was a joist. It ran me right around $87,000. This here was 150 and that other home was built twice as good as this home.

We got a larger mobile home from Clayton Homes and in general, we love our home. It's 2,500 square feet. I enjoy the size of it and that it's all-white. It feels more farmhouse on the inside, which is what I prefer. It's clean and bright. I enjoy the open kitchen and the island too. However, the process was painful. Dealing with the manager was not an enjoyable experience. When we first started looking at homes, there was a man that was our salesman, and we liked him. Then he messaged me and said he had the coronavirus, and he disappeared. Come to find out they fired him. Austin stepped in and there were a lot of things that the first salesman had told us such as "This is the price. This is what you're doing. This is how you're gonna get it done. This is what's included." Fortunately, I had most of that information in text. Austin did his best to abide by that because that's what sold us on the house.

We had some struggles there and getting it on the land. The guy that leveled the house did a great job. But there was no communication that we needed a pad. We were told, "You don't need anything at all." I was frustrated with that because if we had known we needed something, we would have had some type of cement pad done. Austin did end up covering that for us but it was a big headache getting to that point. If Austin was ever to become the manager, the store would run better. He has a great communication system. The maintenance guy that comes out, Rafa, is phenomenal. If consumers also knew that Rafa was the one that was gonna come and work on their home, how good he is and see the things that he has done, they would be more impressed because I was incredibly impressed with him when he came. He was fabulous. It really made me feel better that once I can get the manager to listen to me and get him to bring somebody out, then I know that it's gonna be fixed.

It would be helpful to know what is included when you're purchasing a home from Clayton. Starting from day one of walkthrough, we've had struggles with them. The manager doesn't communicate very well or he's very condescending. It makes it difficult if you were not going in with enough information of what you're getting. It's also helpful for others to know that there is an advocate line. I did end up having to dig to find that. That puts more confidence in on the buyer, knowing if there is an issue, they're not gonna be abandoned.

Then, I'd call back and say, “I got it done.” But they were like, “You gotta get this done too,” instead of just telling me everything I get to get done at once. One thing was I had to get my septic done. But before that, I had to get my septic approved. I got it approved pretty quick. I called the rep. She said, “That should be everything.” But a few days later, she called back and said, “But we need to get your septic pumped before we can move the trailer in there.” I said, “Why couldn't you tell me that when I had to get approved that it had to be pumped?” But the rep was nice. In general, the construction is good. But there is an area that needs more attention: the caulking of the exterior windows. My 1 year warranty expired around 10 days ago! Yesterday we had a major, BLOWING rainfall, and three of my windows leaked from the head (top) of the windows, and water dripped down onto the sill. I borrowed an extension ladder and removed the top trim on the exterior side of the windows and found no caulking was used at the window head other than the caulking at the top side of the window trim. And the bead of caulking used at the window head trim was not continuous, which explains the leaks. I can replace the caulking myself. But some homeowners cannot. WHY DIDN'T CLAYTON HOMES CAULK THE WINDOWS PROPERLY WHEN THEY WERE INSTALLED IN THE FACTORY? It doesn't take much more time to do it right the first time!!!

Michael, thank you for reaching out in regard to your leaking window in your Anniversary model home. We appreciate your patience while we review the information that you provided. We reached out to our home building facility in Waco, Texas with your concerns of the windows not being properly caulked during the build of your home. They have acknowledged these concerns, send their apologies, and are planning to implement some training classes in the facility to ensure we are building a better product going forward. We would like mention it’s always a good idea to check your home sealant every year. In your Clayton Homeowner Manual on page 21, its recommended to check around roof & wall vents, windows and door frames, and other openings in the wall & roof at least annually. Remove any materials that are cracked, dry, or peeling away. Re-caulk or reseal with flexible, non-hardening caulks and sealants. You can also find many more helpful tips on pages 21-27 that will provide you with the necessary knowledge to maintain and get the most out of your Clayton Anniversary home.

I also like the location, given that it’s a small area, it fits right where I need it to fit. I also like the appliances. There were several repairs that needed to be completed though. Everything is done now but the locking mechanisms in the door. There was a big rip in the carpet area in one of the bedrooms and the master bedroom. Then the racks in the closets in the two bedrooms were just put up wrong, leaning sideways. It was uneven.

I had been looking around out for a lot of trailer homes. I went to a bunch of different places looking for them. Clayton Homes was definitely the most helpful. Any question I had, they either answered it to the best of their ability, or they would find someone else to help me answer it. I was annoying to work with because I wanted to look at everything 100 times and they were very patient.

The purchase process was so easy. I went and I picked out the house. I said, “I can either leave with it today and have to pull out a loan. Or if you’ll just hold it for me for a month, then I can just write you a check completely and just pay it completely off.” They were so amazing to work with me. They held it for me for a month and had everything ready. Whenever I had the cashier's check ready, I called them and told them I had everything ready. I walked in and I had to sign the papers, and it was done. I love the house. But since the house has been settling, some of that trim has been popping off a little bit. But that is really the only thing. We just have to nail it back down.

I purchased a home through TN Happy Homes in 12/2020, my experience was not good. I intentionally did not review them anywhere because I hate to mess with people's livelihoods. I just knew deep in my heart I would not recommend them and that would be enough. That is until a woman named Carla just contacted me and tried to deceptively achieve a good review. She asked my score 1-10, 10 is highly likely, yada yada. I let her know my home is fine but that TN Happy Homes was not a good experience so I had to give a 1. She then asked why I scored that, I said, "Well putting the contract on my house was fine but everything after that was a trainwreck." She then says, "But hold on. You just said putting the contract on your home was fine."

I agreed and said yes and asked again if this call was about the house only (I mean she was calling from Clayton) and she said no, TN Happy Homes also, so I went back to a 4 to give TN Happy Homes credit for the decent contract writing process. Well she starts in again so I said, "Fine, give it a 9" and she asked me again why I gave that answer and I said because putting the contract on the house was FINE but the installation was a NIGHTMARE. We hung up with one another but her call just didn't sit well. I called the number back and told her I found her deceptive and changed it back to a 1...the number she called from was **.

In the end I believe she could tell my disdain was for Tn Happy Homes not Clayton and understood why I was giving the rating I was giving and even told me that this I am not alone in my feelings for TN Happy Homes. I wanted to post this because this is not acceptable. If Clayton Homes has to use these tactics because TN Happy Homes is a bad company to deal with then they should deal with TN Happy Homes not deceive or manipulate good reviews from customers.

When we went to buy the property, we were told it was going to be about four to six months that we were gonna get our house done. That was supposed to be almost July, and we didn’t even get in until November, the day before Thanksgiving. We were just bouncing house to house, and when having a bunch of animals and a child, it was not easy to do. On top of it, Clayton put the septic tank in the wrong place, so they had to dig it back up and move it, and do everything else differently. They redid the whole septic tank and built the dirt up. When they were doing the base of the house and bringing the dirt up to the house, they took the dirt from the top of the septic tank, and all three lids cracked. They had to come back and fix that.

We got in the house and it literally looked like it was slapped together super fast with no care in the world as to how it looked. To get something where there was drywall splattered everywhere, and the mirror was splotchy everywhere, we could see every nail hole. They didn't paint evenly throughout the house at all. They did the corners and then didn't paint over the center part again. All my walls were outlined. The trim on the outside was yellow before we even moved in, and they didn't even paint it, ‘cause our house was gray and white. The back was completely yellow too. The cabinets had weathering, like they had water damage. The paint was chipping off and peeling off, and there was water damage to one side.

I like the house layout itself that’s why we picked it. But the workmanship is really lazy. We can see the fingermarks. It looks gross. I don’t know how they got away with doing this. For me, as a consumer, this is my home. We bought this because this is where we're gonna raise our children. It’s expensive. This is supposed to be brand new. Clayton has been trying to call to get it fixed. But they had to fire two different people in the time that we’ve been in our home. I just got the perfect storm and had a lot of bad things happen all at the same time.

Do not do anything custom to your house if you're buying it from Clayton. I had to go through two people to get the house and it took almost two years. The house is decent though. We had the 36-inch doors put in instead of the standard size. We also had the spa shower put in. We wanted a two-car garage, but they ended up putting in a three-car garage so we split the cost on that one. They wanted to do some weird stuff on the floor and I told them not to do anything on the floor.

I would not recommend Clayton Homes to anyone. I am not pleased with them. When we moved in, I asked that the rocks be moved out of our yard. They said that's not in the contract so they were not going to do it. We ended up paying to have the rocks moved. The shower that we asked that was supposed to be the most wonderful shower in the world was put in by somebody they pulled off the street. There are spots where the tiles are pushed in. There are spots where there's no grout. There are spots that won’t take grout. Around the bottom edge of the pan, it was grouted instead of caulked. I'm going to have to take the grout out and recaulk it myself. They also left grout on the tiles.

I called them for close to a month and I finally got someone to answer the phone. She said to me, “You have to go back to Clayton Homes.” I went back to Clayton Homes and was told, “There's nothing we're gonna do about it.” Somebody called me from Clayton Homes before and they said that they would have somebody from the factory call me. I asked to talk to the manager, Mike, but he never called me. I'm still waiting for him to call.

The salesman, Bob, was awesome and the clean-up crew, Joel and Austin, were amazing. They went above and beyond to make me happy. But the quality that the factory people present afterwards is not the greatest thing -- the overspray on the inside of the window sills and the floor, the overspray of the glue on the countertops, and the way the setup is where they paint the house before they put it on the property. The contractor had to paint the seams afterward and left my house looking like a bachelor club. They're gonna have to redo the whole thing. I am very satisfied with Clayton and I would recommend them. But I would also advise them to be on top of the clean-up and that they inspect it better before they send it out to go where it's going.

I purchased my Clayton Home in July 2020. Nothing but aggravation when dealing with the initial punchout list. Took a year to get everything fixed. A WHOLE YEAR!! Now the roof is leaking and I am 6 days out of warranty and being told "Sorry". Not sure how long the roof has been leaking, but it has finally got bad enough that is is coming through the light and attic access. When we opened the attic access, we found not only that the roof has been leaking for some time, but one of the uprights on the trusses is broken, causing the roof to sag.

Again, I am being told "sorry - your home is out of warranty." There is no way we as homeowners could have broken a truss. This had to come from the factory this way and we only noticed it when we had to get in the attic to find a leak. I am still going to fight the good fight to have them get this fixed, but will probably lose. Please - if you purchase a home from them, please have your trusses inspected. If they are trying to hide this, what else are they hiding??

I love the design of Clayton's Bobby Jo. Everything about it was bright, open, and clean-looking, and I love the big windows. It looked like something fresh, new, and up-to-date. However, the process to get the home placed was a sticky situation. I kept getting promises. They said it would be done in 39 days, which pushed me back on my storage unit and certain things. And so, a couple months, I asked them to tell me the truth. They ended up rushing a bit and getting it on the property before I was able to do the walkthrough.

I never knew who inspected this mobile home before it even left Alabama and there were many issues that did not have anything to do with the moving of the mobile home. It has been a constant battle. The flooring is unbelievable and it would wobble. There were parts that I couldn't even put my son’s dresser down on the floor. It's really unsettling that the foundation of the home is not what I needed to be.

The people worked on my house four or five times. Then me and the guy ended up getting in an argument. He got mad at me and I told him I have cameras in my house and they did not complete anything and broke two of my items, which I spoke nothing about and that could have been something from my great grandmother. It would have been nice if he would have told me that he did that. That way, I could have been like, “Okay, everyone's human. Just let me know. Don't try to hide it.” It was just a hot mess. Clayton sent some unqualified crackheads and I didn't feel safe with them in my house. But I was glad that they didn't steal anything. I even bought them some lunch one time.

Then sometimes I would have to ask customer service what next do I need. I felt like I was doing their job and I was calling them. They said they would have a guy this day and yet, they never had, and they didn’t follow up with me. I felt so frustrated because I work 7:30 to 5:30 and I've had to have my parents go out there and open the door for people. The people said they were coming and they never did, and this was such a big inconvenience for me.

I even spoke with a lady at Clayton saying that the guys have only been to my house for three days and they still have things they have to come back and finish. She was telling me that they came for six days. I told her that if this would have been perfect the way it was supposed to be, I would never call her again. It could have been handled a lot better. I bought a new home because I thought I wouldn’t have any repair issues. But I'm going to be paying on this for so long that it worries me of the things that I can't see. I wish somebody would have warned me.

We found the home we liked and were paying cash for it. We met with Shelly and there was a deck special going on and also a $2,500 gift card if we made our down payment. We did the price lock at $106,000. They only had us do $1,000 and the manager, Christy, ordered the home. A week or two later, Shelly called my fiancé, started screaming at him that we needed the remaining $105,000 to pay, and that her boss, Christy, would get in trouble if we didn't pay. My fiancé said, “We already told you we're not going to pay until our house is here.” She ended up screaming at him, cussing at him and hung up on him.

He ended up calling corporate and corporate got us to Christy. She apologized for Shelly and said that she would take over our home buying experience. We were going through everything then next thing we know, she raised the price to $118,000. She told us Shelly must not have calculated something right. Christy recalculated everything and dropped it down to $112,000. We told her we couldn't do that. We could do it but we did a price lock for a reason. Then we were told that since we were paying cash, we won't be getting the $2,500 gift card.

Whenever we disagreed with Christy, she would say, “We can just cancel your order then," or, "I don't feel comfortable working with you. I'm just gonna cancel it.” We went to a couple of other Clayton Homes and to get the home that we had already put on order, it was going to be another $20,000. We went ahead with continuing on but it was just one thing after another. I felt very taken advantage of. We were stuck between a rock and a hard spot which Christy was well aware. She was nasty. I felt like we were being deceived every which way around.

The only thing we wanted was vinyl floors throughout and Clayton Homes gave us that. But we have floors caving in. The build is horrible too. Things were falling off and we had to even pay a plumber after we came here because we had no hot water. They never even fixed the seals to give us hot water. It was a horrible experience with Clayton Homes. I will never refer anyone to them. Corporate office was supposed to email me back but it's been two weeks and I've never heard from them.

We purchase the Fairpoint 24463A model. 1st. It seems that this home was never walked thru upon completion of the build. It is full of little things that needed to be fix before it even left the manufactory. For example one of the doors is rubbing the carpet, and it move to an open position without anyone moving it. 2nd. The floor is bowing/flexing as we walk thru the kitchen, and everything is shaking from this. It's like it don't have enough supported cross beams underneath. I'm totally not satisfy with this period. 3rd. The kitchen linoleum has lumps in it, and some of he back splash was never attach straight and is crooked. This is just a few things that I have mention. I have a full punch list for the Clayton manufacturer before the year runs out, because they only guarantee for one year.

We are not a satisfied customer. You know when you 1st look at the home it seems okay. But when you live with one of these homes you see all of the built flaws, which one of the builder foreman should have observed and fix and their build site. Why release unfinish homes and leave it to the purchaser to resolve the problems?

During the construction of the house, all the dealings with the contractor weren't very nice. The Clayton over here in Mojave had so many jobs going out that they couldn't build one fast enough and put it together. Jonathan and the people over there at Mojave are very nice to us. I don't have complaints about any bad behavior, bad language, or mistreatment. It's just the way things went out. I wasn't getting served. They would work a day and then they'd be gone for two days before they come back. I didn't appreciate that. It took us over a year which is a long time to sit in a motorhome without anything and wait for the house to be built. And a couple of weeks ago, we had them out there to check some stuff.

I would not do it again. It was such a discouraging event. We signed our contract originally in December of 2020 and we were told we gotta wait for the contract. It was all a big lie. The contractor had just taken off and they didn't have a contract. We sat around for a couple of months, waiting for this guy, George, to get somebody else to do the job. That starts off, we’re already in the hole and then, they dug a hole to put the house down in and then took off for two months. I’m about 80% satisfied with the structure itself.

Right now, I have another problem. I bought a new water treatment system and it's not working now. The treatment people are saying it's something in the pipes in the house and Clayton was saying it's something in the water. We have terribly foul-smelling water that we have to deal with. I don't know where to go from here. Both parties are negating any responsibility on their side.

The purchasing process at Clayton was simple. Everything was explained to us as we went along, step by step, very clear what was going on from one step to another. Any kind of paperwork or anything that they needed from us was simple. They made it very simple. The whole experience with them was so easy. I’d need things sometimes explained to me in layman's terms and they did exactly what I wanted them to do. I brought in a notebook with me every time I spoke to them. I wrote down everything. If I didn't understand it, they had no problem explaining it simpler to me. They were just really good people to work with.

When I met the rep, Morgan, she was very kind. I said to her, “Just go step by step with me because I'll get overwhelmed.” I'm a police dispatcher, and my days are just crazy. She told me exactly step by step what I needed to do. I told her, “Okay, what's the step after that?” That was the only time she gave it to me in advance, was when I said to her, “Okay, I got that.” She also hooked me up with everybody that I needed to be hooked up with like the bank. She went way over and beyond. She was just a great person to work with.

We bought land in July. Right before we bought the land, we went into Clayton and said, “How does this process work if we wanted to buy our own land and have a home put on it?” We told her what we were looking at. She told me I just have to go from there and to get a closing done on that, to get the property, get the closing done, and then get all the paperwork over to them. She just took it from there.

She went a little further. There was a well that was supposed to be on the property that we bought, but we never found it. And we didn't want a well. We wanted to get public water and there weren't any lines. It was never lived on. It was just completely open land. Nobody wanted to take responsibility for it, whether it be the city or the county. She went way over and beyond. She got in touch with the county, and said, “These people just bought this and they're gonna live on it. You're messing with our livelihood. Somebody has to take responsibility for this piece of land and put the pipes down.” They did it with no charge. They ate about $5,000. There was no charge because it was just such a process. They didn't understand who was gonna take it and who was gonna be responsible for it. She went to bat for us.

She gave us choices and options of what we wanted. When we went to look, she gave us an open court of what we wanted. She let us go through each one of them and didn't pressure us into anything. Just told us to take our time and think about what we wanted. If we had picked something that was out of our upbringing, she gave us options for something different. We told her what we had wanted and she stayed in that area.

They had a floor plan, and that was the most fun part out of it. Going in and picking out all the colors. It was great. It turned out exactly the way that I wanted it. When we were doing that, she said to me, “If there's something in here that clashes, we have professional people, and we'll just let you know that might not go together.“ But that never happened. Everything was just the way we wanted it to be.

It started in July and we were all moved in by the end of December. That was all it took and that was during COVID time. So, that was during the time that we didn't know if we were going to get our cabinets. We didn’t know if we were gonna get our appliances. Anything that came from Mexico, we didn't know if we were gonna get it on time. We didn't know how long it was gonna take and she kept on it. She made it work. We were in there a week before Christmas. She’s a top-notch woman. We couldn't thank her enough.

The strip that goes up the walls and the thing that’s stapled beside them, you can see some places that ain't stapled or nailed. I understand it’s an assembly line they're gonna go through but there are some things that you can tell it was hurried. But if we got a problem, they come fix it.

There's a lot that can be improved about the whole home buying process with Clayton. The amount of time it took from the time we started to when we finally got to move in was almost a year and a half. Also, the house is extremely expensive and there's a lot of cheap stuff in it. Our sales girl, Jill, was great but the first salesperson we had really didn’t want to sell us a house. He just kept showing us what we wanted to see and not even tried to see if it was something that we can afford or anything else.

Darrell, the manager, is a nice guy and he's fairly smart but he's not a contractor. My driveway is 650 feet long. At the bottom of it, it slopes down and then it goes up to the road. It's about five feet up to the road and if it rains extremely hard, that fills up with water. I tried to tell him that over and over again and he said that they're only going to do what they did and my driveway gets down below the road by probably three feet. I'm just waiting for a good hard rain to wash out the bottom of my driveway. I'm gonna have to invest money in a brand new house to make it the way it should have been.

I love the home we bought. It's awesome. I would buy another home from Clayton but would shop around a little bit more. It’s not been the easiest process with them. The home has been sitting on our property since December the 30th so it's been seven months now and we still haven't moved in. A lot of it has to deal with miscommunication. A lot of it has been with the covid situation but with us, it seemed like we kept on getting put on the back burner. It felt like we weren't as important as other people were. But whenever I called Clayton, they were always on the ball with whatever I wanted. For anything that was wrong with the home, the guy that had to repair got those fixed really well. The manager there at Clayton has also tried his best to get things done.

We liked the construction on the house and it was the insulation factor of the windows and the skeletal structure itself that got our attention. We were going to order one but Clayton Homes had one that was a demo. They were talking for how long it would take to get one when we finally found land. I asked, "What's wrong with selling me this one?” The rep said, “I don't think our manager is gonna go for that. But let me find out for you.” Sure enough, they called me later and we got it. It already had the 50-year warranty which is what we wanted.

It took about two months to get it all done. We really like the house. We had that extreme cold weather back in the winter where it got down to full 0 temperature, which is unheard of in Texas, but it did. But the house stayed warm and we didn't have to crank up the unit at all. It showed us it is properly insulated. Then here in the hot weather, it's not been hot in the house at all as long as the air conditioner’s on. We don't have to turn the temperature down really low to get it to do that so we've been really pleased.

Clayton Homes is one of the cheapest ones around for mobile home manufacturers. I also liked what I've seen and what I knew about them. I went through them but there was a lack of communication. Their salesman, Anthony, kind of dropped the ball on some things. After we did the closing, we got moved in and had no driveway. They kept telling us that we didn't ask for a driveway. We ended up going through our paperwork that we had from the original breakdown of how much everything cost and there was a thing allotted for $500 for putting a driveway in. They ended up cutting us a check for $500 so we can get a driveway put in.

The overall quality of the home is not bad but there are some things that could have been handled better. The house is great but it does have some few little flaws. We've had to have their service department called out here to fix a few things a few times. They do have come and done their service like we've asked them to. The floor would start squeaking in places and it took them a few months to finally get out here and fix it.

But you got to be a hundred feet from the middle of the avenue so they have to move the trailer. We’ve had a lot of rain and they’re just now getting to move it to where it’s supposed to be. We were told not to go in the trailers until they got done inspecting them. The two guys that hooked the water up turned the valve on. It was during the cold weather and the pipe busted wide open. We had water running for about a week and a half. It’s been a mess. They had to cut the insulation loose underneath to allow that water out. There was about three inches of water on the floor from the front to the back.

The cabinets don't have any shelves in them so they're big and spacious but are not very efficient. The shelving in the cabinets would be great. There's, in general, not a whole lot of storage. Their communication skills are horrible. Some of the final changes that we made for the house never got done. The finance company they used was not responding to us. It took them months to get everything together because they were not following up when we were asking what else they needed. Since we’ve been in the house, we've had a hard time getting finish work done on it. We received the keys beginning of February and we’re still waiting on initial work to be completed on it. Communications to the project manager don't take place. We've tried to reach out to the facility manager and his responses recently have been, “I'll check on it and find out.” He never follows up.

I talked to a factory rep last week about my problems and still haven't heard back from them. We had an older modular on the property that we had removed and Clayton never properly told our county that the old home had been removed so we now have two tax bills. We’re being expected to pay taxes on a house that was destroyed back in December of last year. We very much feel that all they care about is selling the house and they don’t care about afterwards. We love the house and liked the early part of the process but recently it’s become very frustrating. Clayton needs to finish it up.

We went to Clayton, and they had a better quality and more of what we were looking for. I then read reviews. They also told me how they secure all their houses with the concrete, and the straps, so that won me over. Since I was doing the purchase in the midst of COVID, it was still freaking smooth. Rico made that whole thing super awesome. He stayed in touch, worked us up, and got us excited even though it seemed like it was taking forever to get there due to all the stuff. He talks to you like you've known him for 10 years. He's almost instantly a buddy and he knows everything about buying a house, whether it's with them or somewhere else. If it's not working out over there, he’ll still try to steer you and get you so you can get a house some other time down the road with him. He’s very knowledgeable on the process.

We made every room, type and texture. We added the extra floor as well as the extra bathroom and bedroom to the floor plans. We have a double walk-in pantry and doors in the hall and the office. I even asked Clayton Homes if they could cut out a section of the shelving in the pantry-washroom so I could put a freezer in. They delivered on that really well. We love our house. The quality is perfect. It is better than what we imagined. For the most part, their people did awesome compared to the past experience that my parents went through when they bought a Palm Harbor home back when I was about 11. I saw the hassle and how long it took them to get everything set up.

We have more, little things that need to be fixed from the settling, but we’re trying to hold off till it gets closer to the year mark to get on the schedule, just so when they come, they can knock everything out one last go instead of making multiple trips for a list. Clayton Homes also has a guy they used to come and do all of that and he did about the same amount of work as the whole setup crew. That guy is quick.

He told me to go online and set up some stuff to customize the home and I did. I got switched with somebody else's somehow because I got a couple of few things that were different than what I picked. But I was happy with the changes. With the cabinets, I picked white but we got brown which I'm glad now because white would have been hard to keep clean. I got a different marble in my kitchen than what I picked too. They also put carpet in the two living rooms when I wanted tile all through the house ‘cause I have little children that spill things and make messes. I didn't wanna put carpet except in the bedroom but I'm okay with the carpet now. It's kind of good that they don't get hurt when playing.

There are a few things that I don't like as much though. The walls are really thin. Stuart told me that ahead of time but it's almost like everything on the wall is made of paper. It stains really easy and the trim on the wall is starting to pop off. I have trouble hanging stuff on the wall too. But overall, I love my new home. I love how spacious it is and open. I like the floor plan and how it's laid out. I love my bathtub and the whole kitchen. I like that all the rooms are nice size. I like the windows and the blinds too.

I'm not real happy with my Clayton home. It comes across like it's really cheap. They rushed building it and didn't take the time putting things together. Things don't quite line up right. I'd much rather waited couple more weeks and had it put together correctly, or a little bit more pride when they're putting it together than just something they did real fast and given to us.

We've been in it for a few months now and by the time we noticed what was going on, we were told we were not covered for this and that. It's been kind of a small aggravation after another. The dishwasher went out and they didn't tell us we had other warranties that we had to call for and add on to everything. There are steps that we had to take that we didn’t know we had to. We called for the washer and they said it was not warrantied because we didn't follow the steps. I just did it myself and fixed it.

The counter is a stick-on to make it look like it's a marble top. Right beside the stove, it bubbled up. They came out to fix it and their fix was put some glue tape on it. I pulled it off and put some glue underneath it and put it back down. Getting them back out there to do the little one week maintenance on them when the stuff was broken took forever. All of the trims throughout the whole house - the trim around the top of the roof, the trim around the doors, the trim around the cabinets - are falling off. It's been cut too long. I try to nail it back on there and it breaks off. It snaps in half. I had to recut a lot of it to redo it myself. The door stopper’s ripped off and left a big hole in the wallpaper on the walls. The glass door doesn't go straight on so it doesn’t close all the way. You just touch it then it comes open. I had to change the doorknobs and put the locks on it because they kept sticking.

The cabinets don't look like they were finished. It's just a bunch of OSB boards for the bottom of it. There were no shelves in the others cabinets. It’s just one solid cabinet. The floor in the back room is real warped. I mentioned that to them when they came out to fix the countertops. A screw got left underneath the linoleum so they cut a hole in it and took the screw out then left it like that. If you were to pull the linoleum up, I'm pretty sure the plywood goes up. You feel it, up and down, through that doorway and in the back room.

The AC quit on me the other day. I got it working again but it just shut off for no reason and wouldn't kick back on. I had one of the screens for the window pop out. I can put that back on but I don't know if that was when they put it together or not. That screen is bent and I can't get it back in there. I don't know if that was something that was done prior to that or that might have been someone trying to get in the house. We called someone out there a couple times to do the trims and they never came out. They go out to my brother-in-law's all the time. They were there last week. I told him to tell them to come over mine but they didn’t. Instead of arguing with getting people over, I just fixed all that stuff myself and left it alone. The floor vents are all busted. We adjusted them before a couple times. Now, the little vent hoods that are inside the floor vents are hanging off. I had to replace a bunch of those because when you try and close the vent, it won't. It's jammed up.

The lady that sold us the house was real nice. She talked about all options we had and different floor plans. She also sold my mother-in-law and my brother-in-law their houses, and she went back over to them. She went through the paperwork with them and what they needed to do. But when we bought our house, she disappeared on us. I asked, “What do we need to do? Is there a bunch of paperwork we have to sign or other things we have to send?“ She said, “I'll handle it later when I get the time." But she never showed back up. The sales part of it and the walk through were great. But once the person gets the house, Clayton Homes drops off the face of the earth.

There were a couple of hiccups as far as paperwork here and there, but nothing catastrophic. Any problem that came up along the way, Clayton Homes made sure to resolve it very quickly. I liked how the rep tried to make the experience personal. He didn't try to act like he was just selling me a home. He was trying to sell the home that I wanted. We found a floor plan on another home on another Clayton lot. We told him about it and he showed us the home on their lot that we had overlooked because it was a modular type. We thought the price was too much. He told us we could we get it as a double-wide as well and the price was cheaper. If it wouldn't have been for him, we probably would not have found the home that we bought.

Gary has worked super hard to take care of all problems I had with the home. It is wonderful, superb we love it. Built at the Rutledge Plant. Thank you Gary for all your help.

    Original Review: June 19, 2021

I purchased locally from Clayton Homes in my hometown. I liked the floor plan and it's really spacious. I changed the walls to 2 x 6 walls and I upgraded the installation. I upgraded the drywall and finished it all the way throughout the house. Also, I added crown molding and I raised the roof on it. It has hand screws that raise up so that it looks more like a house instead of a manufactured home.

Going through the placement process and getting the home put on the land, everybody did a really good job. But I have some issues with the house that are not being resolved. My house is located right on the side of the main highway that's really well-traveled. From the highway, I can see wrinkles in the vinyl siding which I paid to have upgraded. They told me to take pictures of it and send them pictures. This has been going on since last November and I'm tired of dealing with it. The service is terrible. When they get your money and you sign and they deliver that house, you are pretty much on your own. I walked in over there a few days ago and they didn't even remember my name.

We like the layout, the looks, and the cost of the model we chose. What Clayton could have done better was with the trim work. It was kind of shoddy and I had to trim it down some and nail it down. And the door casings on the home should have been done better. Only the backs of the doorframes are nailed but it needs to be nailed all the way around. There's one door I can't fix properly because the drywall and the doorframes don't match up and I could not move it at all to do that.

People should get what the subcontractors are doing down in writing and make sure to read it and keep a signed copy. I got a couple of subcontractors that said one thing and then did another. One said, “We'll be back to finish this, because it was winter time and the ground wasn't the greatest for back grading.” So I called the other day to see if they vould take care of it and they said, “Oh, no, we're not coming back. Yours was done at that time.” Then on our particular lot right now, the subcontractor pushed the brush that was here on the lot to the neighbor's lot, without even asking. He said he thought he was just being helpful by pushing it over into the woods but it's actually on the neighbor's property and I asked him if they would come and clean it up. But it was the rainy season and he said to give him a call when the rain quits and he'll do it. I called the other day and he said that it was not covered for what I paid for. I'm unhappy with that.

Other than subcontractors, the people at Clayton were more genuinely helpful than the other people in the area. They were forthright on the actual costs and went through the paperwork and everything.

When I went through the buying process, Clayton Homes was great to work with. That's the reason I bought more than anything. They followed up more so than the other guys. However, I've been disappointed in the quality of the home. The guys have been great to work with here, getting out and fixing them, but it's more than we should have to deal with. The home came with the wrong sink. The faucet in the kitchen was leaking. They came out and said that it was the wrong one. They weren’t even supposed to be putting that model. It was a really cheap one and they changed that. The floor broke by the rear door. They came and fixed that underneath. They supported it but there's still a noticeable buckle in the floor there. They said that'd be a big deal to fix it back, flat. But still, it's a brand-new trailer. The trim keeps coming off everywhere. It's like it's barely tacked in. I went and bought nails and put it back on. We just put up three pieces then another one come off. You can almost look at it and it'll come off.

One of the shelves was crooked above the refrigerator when we got it in. They fixed that. The front door was leaking and I just put a metal roof on it yesterday. That'll fix that. I didn't even tell them about that because the roof will fix it. When the trailer first got here, it was dirty too. I know staff was short when we got it but it looked like it was obvious they were just rushing it out the factory and things were lacking on it when we got it. When I was looking, Clayton Homes had a model on the lot that looked pretty decent. It had been there for a while and looked like it would hold up. But to me, I got a rush job is what it looks like.

Clayton was more than accommodating to be able to do our eaves and they had somebody that could do the porches. It made it a lot better that we could do one-stop shop. We looked at two or three models and the minute we walked into the one we bought, we knew it was what we wanted. The kitchen, the dining room, and the living room were all open, which makes it look a lot bigger. That's what sold us on the model we picked. Off the kitchen, the model we picked has a big pantry. My wife's a great cook, so she's able to store all her cooking stuff in there. That was a big plus also.

We were able to do a stretch to make it a little bit longer. My wife put a cabinet in the dining room and that made it better for us. They were also able to level our lot out to the foundation for the home. The other companies would just say they could bid us to another group. The house is better built than those of the other builders and it has a lot of features that the other two didn't have. I got to pick the fireplace in the living room and it turned out really nice with the TV above it. The other thing I really like is in the utility room, all the other ones have the doors that are vented and Clayton has the little opening above the door which helps with the soundproof and when the furnace kicks on.

We drove by Clayton's to see what they had and saw a home we really liked. The price was $127,000 and the rep said, “If you will buy this, we will throw in all the designer furniture that we have there on display,” which was about $8,000 worth. We paid them a down payment and paid it off in cash at the closing. We got into the home about a month ago. In moving, the refrigerator door was dented. I've got Steven working on that, the guy there that’s the project manager for us. He's trying to see whether we can get a new refrigerator or a new door. But other than that, the refrigerator works fine. We use it but we just want it to look new like the rest of the place.

It was a great experience for us but it was a whole lot more difficult getting into the home after we got it. Here in this Gatlinburg, Pigeon Forge Sevierville area, it's almost impossible to find land that’s for sale because 14 million people come to see it in the summer and from spring to fall. About 10% of them want to settle in this area after they see the mountains. We finally found the land after about nine months of searching. It was a long process, getting it all subcontracted down and all that stuff that you have to have like the septic tanks, the plumbing and the power. All told, it took us a little over a year to get into the home. My suggestion to Clayton Homes is it would be nice if they kept a couple of dozen plots of land that the customer could buy from them. They'd make the profit, and we'd be able to settle on the land very quickly.

The only bad experience that I've had is that the refrigerator in the home has died already. I've not even been in there for five months. And there was no recourse.

Clayton Homes didn't stand by the refrigerator. They told me to call Frigidaire, who told me that in order to get another refrigerator of the same quality and make, I would have to go through three separate repair people coming to the house for appointments, and giving feedback to Frigidaire. And then at the end of that process, they will give me another refrigerator. But everything in my refrigerator and freezer was spoiling, so I had to go out and get another one. But that was the only downside to my purchase. Hannah who schedules all of the repairs was very helpful and did what she could regarding the refrigerator, but her hands were tied. I would suggest Clayton get a different brand of refrigerator.

We started our house purchase ask how long does it take. We were informed once the lending and all permits are in place you should be in your home in approximately 6 to 8 weeks. That was March 2020. We are now in June of 2021. We were told we should be in our house by Christmas. I ordered furniture and washer and dryer. Well we all know things came to a screeching halt due to COVID. We would call and check and see when are we getting our home. Several times I never got a return call. I always called them. After several months later we finally get the house that has been promised by Christmas, by March, by the end of May you will be in your House. So I have set up for my furniture to be delivered by June 1, 2021.

It comes. I have them put my living room furniture into the dining area. So the contractor who came and left because the plumbing was not hooked up to the house (but our motor coach is hooked) can’t do his job (prior to furniture being delivered) returns to see the furniture in the house. Says he cannot complete the inside because we have furniture in the house. So he leaves. I am livid. Now we have moved $8000.00 worth of furniture into our garage (I live in the country. Mice squirrel etc can get into the garage). Instead of allowing us to move the furniture from one room to the next or pull it out the day of completion the contacted leaves and will not come back.

The inside is not completed. There is no carpet down. It is a mess. I want to move into my house that’s on my property that has been purchased. How long do I have to wait. If my furniture gets destroyed from being In the garage who’s going to replace it? Who and when is someone going to come out and complete this house? I want answers and want them now.

One of the big reasons we went with Clayton was timing. The Statesville office had the model that we liked that was about 85% of what we would have ordered. That was available on the lot for sale. Jack was our rep and he was phenomenal. He was always available. Any time we called, he called right back. And if he didn't have the answers, he got the answers.

There were a couple of issues that came up that we weren't happy about. Because we paid cash, we had to pay cash upfront. As the house still sat on the lot waiting to be delivered, our money was already out of our pocket, whereas if it was being financed, we wouldn't have had to pay that until a significant amount of time. We lost quite a bit of money and interest because we were paying cash.

They also didn't tell us that it was our responsibility to insure the house as soon as it came to our property. We thought that we weren't in possession of the house until they turned the keys over. Our house sat on our property for four months that we should have had it insured. Fortunately, nothing happened. But that would definitely be something to be made sure that everybody knows. If something did happen, there would have been a whole lot of finger-pointing going. And as the sales manager said, “We don't sell a lot of houses for cash and this just got missed.” We threw a wrench into what their normal procedures were and it felt like we were being guinea pigs because we paid cash.

We put our deposit down in mid-July but we kept having delays on the property. We closed on the property on September 14th. It was probably another 30 days past when we actually did the closing on the house. Because of the weather and COVID, we had a significant period where we couldn't get work done. We didn't move in and we didn't get the keys to take possession of the house until the second week of April. There are minor things that Clayton is still working on that we are confident will be fixed in time. Overall, the home is good. We were satisfied and it's been a positive experience. We have recommended Clayton to some other people who are looking for a home.

We didn't know it at the time, but we had friends in common. So, we connected on a personal level as well. We were renters before. So, I can't trade having the freedom of a space being our own for anything. And it's working better than we anticipated. The prices were right. But there are very few things that are different between our modular and a stick-built home. The only thing that we're not in love with is the stippled ceiling. But we understand why they have it. If we could have changed anything about the process and everything else, that would be the one thing.

I went to plenty of different builders of manufactured homes. The things that Clayton was offering were a better deal for me. At the time, it was gutters, downspouts, decks, and underpinning. That calmed my worries because I've lived in a manufactured home and there were some problems I had to bear. Clayton was also talking about the building process and OSB and as far as the building supplies.

I was just wanting something very small. I looked at all the single-wides and a couple of the double-wides. I chose a model that had pretty much an open plan as far as the kitchen and living room went. There was also a laundry room that I really liked. The master bedroom and the other bedrooms were opposite in this house. That was what I was looking for.

The salesman I dealt with was Ryan and he helped me through the entire process. It was pretty much a breeze. I had a problem with the mortgage company and Ryan even helped me solve that so it was really easy. Ryan handled the process of getting the home placed in the lot. He just gave me a date. They removed the old manufactured home that I had on the lot. They then placed the new one somewhere here with no problems.

There is one problem with the build and it caused a leak. I called Clayton and told them the issue. They had somebody out to look at it within a couple of hours. They found the damage. They fixed the issue first then they had to assess the damage. Service people are here today fixing that problem. The only scheduling problem was my actual work schedule because I work swing shift. They had to work around my work schedule and they were more than happy to do that. Aside from that, there also minor things that I'll probably be changing in the future but it's more as a personal preference. Overall, the build of the home is really good.

I heard about Clayton Homes through someone I used to work with. She got a home from them recently. I went because she had such a good experience with them. I looked at a lot of the models. It was one before the one that I was planning on getting. But the day I got ready to go and purchase it the couple that decided not to use it, decide to use it. That's the only reason I didn't get it. It was a three-bedroom, with an optional bedroom or den. I purchased the three-bedroom which was a showroom model. That's why I wanted one of those because they were the showroom models and I wouldn't have to wait long to receive it. Because with the other models that was on the lot, I would have to wait until sometime this year before I could get it.

I had to wait because I moved my old home. And that was a long process, me getting my old home moved out the way so that they can put the new one here. Other than that, it was very easy. Because once I did that, they came right on. I wish that I would have done whatever I had to do before they brought it. So when it rains, my doorway and something wouldn’t flood out all the time. And the only thing I don't like about it is carpet because I got two young kids. But other than that, I like everything.

We liked the floor plan, the colors, and the design of the home that Clayton had. It fit what we needed. Cost-wise, it's on point. Their people were polite and they always answered our questions. Everything we could have asked for in a salesperson, they were that. Our home is about 98% perfect. We added a door going outside. We also made the shower bigger in the master bathroom. We took out the bathtub shower combo and put in a shower in the guest bath.

We've already replaced our dishwasher. Frigidaire is not really the best of appliances. Our refrigerator is having seizures when it is making ice because it makes this really swirly noise. You get what you pay for. We paid for the cheaper appliances. Our biggest problem is in a lot of areas, the trim is popping off inside the house. There are some spots that were not done right. There is one spot where the trim is both to cover up the seams. They cut it wrong and there's still a little gap there. It's mostly like where the walls come together and where the trims are at. That's the 2% to make the home perfect. Clayton was supposed to have somebody come out and look at the trimming but they must have forgotten us with all the rain that has been nonstop.

Another thing is we hate our laundry room door. We have a hard time trying to get it closed. It's a mobile home door instead of a house door and it doesn't always latch right. We have to slam it to get it to latch right. When it's raining, the door gets soaking wet. The other two doors we have open in like a regular house door. It wouldn't be that much more to have a regular door to the back door. We're already thinking about spending money and buying the door for the laundry room and framing it in ourselves.

Clayton Homes was fine. Their rep went through everything with us and contacted me whenever anything was needed. He was awesome. The home is great. We love the kitchen and our bathroom. My wife loves the big tub in it. So far, the only thing that is probably challenging is if the kids are in the rooms, you can hear the sounds.

There are also a couple of things that still haven't been resolved. There was the back door that was supposed to have been replaced. They were having to order it. I talked to someone named Gene and he has been on it. He's been calling to try and get Clayton to fix it. But I haven't seen anything yet. We had an enclosure issue with our front door too. Those are the two biggest things. The quality compared to cost is on equal terms. The walls were two by three and not two by four. The outside walls are two by six. The home is great as far as insulation and value. I also have good utility bills, so the house is very energy-efficient.

The lending process was okay but communication was not very good. I had to call them because they would never call me. They ended up being more of a mess than was expected. Also, I was on a huge time crunch and I was promised that everything was gonna be done around a certain time but it was a couple of months late. It put me and my family in a bind. We ended up living in a camper on the property where the house was supposed to be for a couple of weeks before we were able to move in. But we’re past that now.

The quality of the build has been pretty good. We had some issues but they’ve come out and fixed them. We had an issue with some bubbles in the floating floor and the guy that came out and fixed it ended up cutting three feet with a razor blade. That's popping up. I trip over it every time I walk. They're supposed to replace the whole floor but they hadn't got back to me. They were ordering the material. We're still dealing with it six months down the road.

Also, whenever everyone agrees on getting certain things done like with contractors, it needs to be explained on what they're actually getting. We made an agreement to have a gravel driveway all the way down and it ended up being just a load of gravel. You can see grass poking out through it. If they had told me that to make it quality, it's gonna be an extra 1,200 bucks, that would have been great. But they told me they can do it for a certain price and it was just a total half job. It’s terrible. But I'd give it to Roy at Clayton Homes. We went back and forth a little bit but he ended up making everything right.

Clayton did everything that they were supposed to. Every time I called them, they answered, or they tried to get back to me as soon as they could. With COVID, it took longer than expected. But it was easy and simple. It took a year from them manufacturing the home to the way we wanted it and everything like that, and then closing to us getting moved in. There were little quirks with the home, but they came and fixed everything like they said they would. Over time the water spot kept going down the driveway and getting bigger. So we called them, and then Ken, the maintenance guy for the one in Sweetwater came and crawled under there. Come to find out, there was a loose pipe underneath the house. That was the worst thing we've experienced so far, and that’s about it.

The salesperson told us that Clayton Homes would furnish everything from start to finish. We would pay the x-amount, and it would do everything from start to finish. That didn't happen. He explained that later. He also didn’t check up on the lawyer after 45 days of closing on the property. No one did. Not even the main administrative staff. So, come to find out the lawyer quit. No one told us. So, we got penalized. We waited 45 days, plus another 45 days before we can actually get the property settled because of Clayton Homes messing up. And as the Clayton Homes rep, and manager, and regional manager said, “Tough. Oh, well.” So, we didn't have good on that.

I know the MSRP rating doesn't apply to the sales associates. They just get whatever. So, after that, the grading was great. The well people didn't come out on the scheduled time. After the grading was done and waiting on them to pour the footers, was canceled once with them, and then they finally came out. They ordered the house with the expectation of closing the first in the 45 days, instead of 150 days when the day it closed. So they ordered the house accordingly. The house sat an additional three months on their lot. From what I understand, it's only supposed to be there for a month before it gets moved. We've heard horror stories up in that area about animals and homeless people. We've made it known to them. But they didn't seem like they cared. They were like, “No, we have plastic on it.” But those animals have claws and homeless people have knives.

After all the headache and pain, we were told that we were supposed to move in August. They told us in August. They said, “Okay. We got a mover. We're going to move your trailer.” We waited almost two months for the house to be moved. An additional two months. So, the house was on their lot of almost four. Almost two months went by before they finally got someone to move the house. Then, they called us the day of the move and told us that the guy never showed up to pick up the house. So, we got penalized again. If I ran a business, my theory is, “Oh wait. They were scheduled for today. Hold up. You're not taking that house. You're taking this house today.” And they said, “Well, sorry, our guys are all booked up right now. So, you're going to have to wait until someone gets free.” So, three weeks on top of that, to finally get someone to move the house to on the location. And then, Clayton said that they cover everything from start to finish.

They exclude the fact that septic lines are not part of that. They said, “We get your turnkey-ready. Now, you have the house and you can move in when we give you the keys.” We wondered why it was taking so long. And they were like, “Oh, yeah, we don't do septic lines. You have to do that for yourself.” We had to pay an additional two grand for a third-party person to put the septic lines in. We weren't even made aware. I asked them at the beginning, “So, from start to finish, we don't have to worry about anything? I don't have to hassle about anything.?”

The salesperson didn't even let us know about anything going on. I would ask for an update. Weeks later, “Sorry, I didn't hear anything.” So, when I called, the main office submitted a complaint or a ticket. Finally, someone got back to us. And it wasn't even that. Frank, who is the manager down there, didn't care about what was going on. “Well, that's tough. That's life. Oh well.”

He just got a paycheck because we were in the process of doing that. Meanwhile, the family that signed up after us, signed the house, was able to move in quicker. They went through the same process with a different salesperson. Same place and everything. They moved in within six months. And we had to wait almost a year. We signed in November of ’19, and we didn't move in late October of 2020. And according to the sales manager and everyone else at Clayton Homes, eight months is the longest that they have to wait. Not 10 months. Not 11 months. We went with Clayton Homes because at the beginning, they said, “We guarantee. The soonest, six months. The latest, eight months.”

We were like, “Okay.” Because we were actually going to build on the property. And they said a year. We felt there was no customer service whatsoever at Clayton Homes. I got the number of the person who was doing the paperwork, we started communicating back and forth about permits and what was needed. I became the general manager, and calling and figuring out where stuff went. The maintenance guy who does the warranty for the year is great. We call with issues, he would come. But it's the sales, and the issues and everything else. No one needs to feel like they're being penalized for buying a home.

When I call corporate office, they said, “Oh, we're not going to do anything because it's owned individually. And that's between you and them.” So, the company took themselves out of the home-buying experience and gave it to the regional people who have the franchise. So, the only thing that they have is the name. They don't take any responsibility that the manager does or doesn't do, or fails to do for customer service. The only customer service I had was the maintenance guy and the paperwork lady.

According to lawyers I've talked to, they said that it takes up to 60 days for complicated cases. And the fact that even though a lawyer has already started the work, we didn't need to wait another 45 days for it to clear, and another lawyer because it was different circumstances. They said that it should have been expedited. It should have been waived because we already waited the 45 days. We already went through the grace period. We did our due diligence. But it was 150 days when they found out.

The office room that we had on, they didn’t build it to code. If you go to your doorframe, and you push up, it's not springy. I can push up on our doorframe of the office, and it pops open, and it springs about a good two inches. So, they didn't measure correctly. And they just put a temporary fix in there, just on the end, just to get the nails to attach to something. Also, one of the windows in the dining room next to the fireplace doesn't work at all. You pull all the way up, and it slams all the way down. So, it doesn't work. We had the maintenance guy look at it and he said it's defective. He tried to do his little fix on it, but it didn't work.

I was a bit upset that there was only one coaxial cable set up when we asked for two. And then, we also asked for data ports, which we were told that Clayton guys doesn't offer. I asked for a secondary coaxial cable, then, in the office, and we never got that. And we had to fight to get the shutters on the windows, to the point where the guy said, “No, I swear there are no shutters included in this.” And we said, “Well, we bought the model that was on Clayton Homes that you have right there. Is it still up?” “Yeah.” “Well, you said that when we buy it, everything comes with it.” “Okay.” “Go out there and look.” He went out there. And after fighting almost a week to try to get shutters, he finally said, “Well, look. I'll order you shutters.” So, they never came with the house. Where it sit open for a while, you can tell that it was starting to warp a lot more than if it just sat there for a month.

As I told the salesperson and the manager there, don't expect us to offer or recommend Clayton Homes to anybody. People ask us, “Should we get a Clayton Home?” “No. Stick-built.” We will recommend stick-built homes because it's a similar process that you have to go through. And it's a lot better and you get more bang-for-your-buck.

Then it was also easy to have a house complete within a matter of months. We didn't have to worry about all the on-site struggles of building a house from the ground up. We could just get it ordered, and then it showed up in a couple of weeks. We could move in and it was a very pleasant experience. We looked at West Homes and the lady up there was really pushy. We had looked at Clayton in Rogersville and we had some price and it was a little bit over our budget, but I had heard really good things about them. We found the house that we wanted in Kingsport and we went back to Clayton in Rogersville and purchased it. We added some stuff to it like a fireplace and a sliding glass door. We wanted a family room. We liked the layout of this one.

Clayton in Rogersville has went way far and beyond to help us. They are excellent. They've always tried to work with us really well with anything that we wanted to change. Any problems we've ever had, they've always been right there and helped us. We had the construction loan. We both learned a lot in between the construction loan. They worked with the Eastman Credit Union. There was no communication about anything with the escrow place that they went through to do it. We didn't like that part. That did not have anything to do with Clayton. When we got our closing cost, it ended up to being 2,000 more than we thought because they got the surveyor and they didn't let us choose a surveyor. They didn't communicate with us to say, "This has went up. The surveyor is a lot more. Your closing cost is gonna be a lot more." When it happened, it was a surprise.

Neither one also didn't tell us that there will be a fee to do the conversion over what converted from the mortgage loan conversion from the construction loan to the mortgage loan. They didn't tell us that equating it was an $1,800 charge. We had put $1,000 down and they were like $800 short. Instead of making us pay that because it wasn't our fault, Clayton let that go.

I love Dylan. We still call each other. There are a few stuff that they're getting ready to do. What happened was, we have the decks build in. We didn't have the gate put on the back. So, I called him and I asked him how much would it cost for him to build me just the gate for the back like I got on the front. He said, "Oh, don't worry about it. We'll get that." So, he's having the guy that does the decks build us a gate. They're gonna kind of put it on.

I talked to Bobby this morning and he's waiting on the guys to bring the gate to come and do it all at once. One of my blinds broke and he ordered me another blind for my sliding glass door, and they're going to come and put that on. We had rocks put on our driveway that was in our construction loan and we didn't have enough to go all the way up our driveway. When I was gonna get this guy to do it and they told me they would get Chris to come out here and put me some more rocks, and they did. I loved that they surprised me and they did it for me. I would very highly recommend all of them. They've all been really good with us.

A lot of the reason was due to cost and I also liked the quality of their homes. They seem to be very solidly constructed, safe, and sturdy homes. Then, the purchasing process was great as far as what Clayton had to do on their part, though there was some waiting on the loan and the weather. At the moment, I'm still as happy with the home as I was when I first saw it on the lot. Clayton's reps have called to check on things and see how things were going to see if I needed anything. They also had to come out and do a couple of little maintenance things, but nothing major. Scheduling the maintenance appointments was easy. They scheduled it in whatever day that I wanted and they were there.

From the start, everything seemed really accessible with Clayton Homes. They were also helpful and the experience was really easy for my first time. The sales rep was really good and very patient with me. He took me around all the different homes, made sure that I was picking the right one, and I never felt rushed at any moment. Everything about the home is great so far and I feel like it was worth a good price. They gave me free granite, too, so that was really nice. The home has a little bit more of a modern look and doesn't have anymore of the traditional look like most mobile homes. And it kind of makes you feel like you’re in an actual home now. I would have loved to customize some of the things but I needed a home right away.

The people were really friendly at Clayton when I went in and talked to them. The floor plans also stood out to me. But I've had a leaking roof ever since day one that I've bought the thing and I'm still trying to get that rectified. So I'm very dissatisfied with that part. They've had someone out there five different times, trying to get the situation rectified, and they said if it hadn't been fixed by the last time, then I'll have to contact the manufacturer. Other than that, they communicated well and everything went smoothly when they got the home placed on my land. They handled all the contractors and the process took about four months because of the whole COVID thing.

Clayton seemed like the right place. The customer service is great. I walked the lot with Dave, initially, and we stuck with him. He helped us a lot throughout the whole process. He's very knowledgeable and I like him. They had a whiteboard of a few different models that they had to choose from and I went with one that was already being built so that it wasn’t a six-month waiting process. So all in all, from start to finish, it took about three months. The layout of the home is good, the square footage and the number of bedrooms. It's everything that we need. Any time we have an issue, we just call and they get right on it. The island countertop was starting to lift so they took care of that.

Clayton Homes Corpus Christi was wonderful. Shawn and Mario both were good and Rebecca was right on top of fixing stuff that was broken after the sale. Also, you can see her smiling when she answers the phone. But there may be a few things more that I still need to fix. A lot of booboos could be fixed before that mobile home was even shipped during the build. There was a chip in my tub and brought a new tub to put in. When they pulled my tub out, there was a bunch of trash under my tub. So they just left the building materials underneath the tub. I also had some dirt and gravel underneath my linoleum where some humps were. They just put a board on it and smashed it so I was not able to see it. Also, the ceiling in my kitchen and my living room didn't match because it was two parts.

The people from Clayton Homes are the best people out there. There were some interesting dynamics in my purchase because I purchased two homes from them and one of them wasn't at their site. It was another one of the Clayton's and they had to negotiate the other one. Getting the homes placed on the land was really pretty simple. They came out and they brought both of the houses out. Their crew was right there and it took them two and a half days and they were done. The home is cute and it's the right size. It's very well done for what I've paid. It's very up-to-date-looking. There was carpet in the bedrooms. But I had flooring put in instead of the carpeting because of the mud and I got three dogs.

Clayton Homes had the ability to deliver when I needed it. We were working on a deadline. It was just something that I didn't have a choice on because I had sold my house, and I had to be out of there at the end of October. I also had sold the rental that I had that my brother lived in. So we wouldn't have had any place to live after the 25th of October. But I moved in on the 23rd so they really worked with my deadline.

We've been looking at RV resort for a number of years and the last time we went back, they opened up a new section where they were putting in the larger manufactured homes. Clayton had started becoming the manufacturer and was providing for that new opening. We looked at three or four models. There was enough variety. They had a single wide and it was smaller square footage. Some of the park models are all the same. There was a model with three bedrooms and two baths. My wife wanted something that had that number of rooms.

The model we got was one that Clayton was showing. It was a spec home so we didn't have anything else done to it. It had a landscaping and everything. We just bought it as is. There were a couple of finishing issues that Clayton corrected. They fixed everything that we pointed out that needed to be adjusted. Overall, the whole process took a little bit longer but that was understandable because of COVID.

We started with a guy, Chris, but he ended up getting fired so now we're with the sales manager, Scott. Chris sucked. There were a couple of things when he ordered the house that weren't gone over with us. But Scott was good. He took on all of Chris' customers so he ended up having a big workload. It was a little hard keeping in touch with him here and there but he always got back to us within a day or so so it was all right.

You don't think about ordering a house with stud spacing and how much that affects everything after you move into the house, trying to hang up anything and everything is built to the 16-inch stud standard shelves. You gotta put up really big shelves for everything to find something that catches 24-inch studs. That's a big thing to me. Also, the door hinges are nonstandard so we can't just change them. A lot of things in the house are nonstandard too or what you're used to buying at Home Depot. There's a lot of customization every time you want to change something a little. It's a little frustrating but it's all to make it cheaper.

But it seemed that there may be a little communication problem between her and the service crew. They've got a small service crew and they've got a whole lot of product out. And it seemed to take a while to get anybody out to do anything. That crew was trying to make it to 10 different homes and that was hard to balance out. They were strung thin and there have been some pretty long wait times. But with everything going on, with COVID, and pricing on material, it was understandable. The place I bought from also had a little trouble selling out of state. But that was understandable and something I had to deal with with the home-type I got. Then for the delivery, they had a little trouble pulling the permit to transfer the home from Tennessee to North Carolina. But the people who moved it were really good.

Even now that we are in our home, and we've been in our home for a little while, I still have a question about something. I call her, and she's still willing to help us. That's amazing. We went to Kodak to see what they had, and we found our house. We called Christina and asked, “Hey, we found this at Kodak. Is there any way that we can do it at Newport?” She said, “absolutely,” so we had to transfer everything over there because they didn't have this model. Our house is made well. There were some things that we've had some issues with, but that has been addressed and fixed.

They had an extra utility, and we didn't want that. We wanted an extra room and we were able to make that happen. We were also able to make my big bathtub happen in the master as well as make sure I had plenty of counter and cabinet spaces, my island like I wanted and my wood-burning fireplace. Buying a home was very stressful, but Clayton Homes helped us out tremendously and we've already recommended them. I'm not happy with the construction of this house. This little strip up across the top outside of the home is supposed to be a 10-inch overlap. I've got a 2 and that's not up to code. Also, there doesn't seem to be any insulation in the west wall because by the time the sun comes around there, the house heats up and it's hot. I had a manufactured home in the same area. I never turned my air conditioner on because I didn't need to. So, it's not that this house is in a different area.

Another thing is the skirting was coming out of the top rail and it was out here flopping in the wind. I called Clayton Homes and they told me that I needed to call the people who did the work. I had to look up the number in my file and call them. Clayton doesn't anything. I called the people that did the skirting on the house and had them come back and fixed it.

I had a call from Clayton Homes several weeks ago. When I told the person what I thought was wrong with the house, I was told I would get a call within 24 hours. It's been four weeks and I still hadn't gotten a call until now. I have not seen my salesman since I moved into the house. The maintenance man was supposed to bring back some extra wide door to close off the 1/4-inch thing around my door. I haven't seen or heard from him either. Juan was the person I dealt with at Sulfur Springs and he helped me every way he could. When I was looking for a property, he got more people to try to locate one for me. I looked at several double-wides and found the right sized house for me. Getting the house put on the land, things went the way they were supposed to.

I started the process in July or August and I got in at the end of October. Clayton was really great. I even tried to refer family members to them. The only thing I'm upset about with Clayton Homes was that there was a mistake where it was accidentally a three-bedroom made instead of the four-bedroom one that I ordered. Because of that mistake, they had to hurry up and get the trailer built and they just threw it together. I'm having to get people to come out because I'm finding all kinds of stuff wrong like strips not put on and strips coming off the walls. Inside my closet, the little molding strips weren't even put on.

Clayton said that the person to do the job is backed up right now. They had a guy that was helping him come out and fix some of it last week, but they still have to come back out and do a whole lot more stuff. He comes in when he can. I don't blame the people in the office where they did everything. I blame the manufacturer that built the house. Overall, I would still recommend Clayton to people.

We were looking for a modular home. We had looked at several different Clayton lots. When we showed up at a particular one, they seemed to know more about what was going on. They gave us the price that we could live with. It seemed like a good idea at the time. Financing went great. We were already pre-approved. We already knew how much we wanted to spend. Sales people were great until it hit our property. When it hit our property, everything went all to pieces. They delivered it the first week of May. They sent a crew over to set the home. The crew that they sent was supposed to be the best. They said they couldn't do it because the footers that they had to import were wrong.

The next week, the salesperson, people from the lot and the person who dug the footers came back over. They measured. They said, “No, everything is fine.” Now, we're put at the bottom of the list again. It was okay but then we had to wait and wait. It took them five months to get our house set to where we could have put our floors in. Everything that could go wrong went wrong with this house.

The contractors that they used were terrible. The people who did our cinder blocks under our house took 33 days to just lay some blocks. On our camera, they would show up late in the afternoon and work a little while. When we left to go back to the home we were living in, they were coming in our house and sleeping. Some electric didn't work in some rooms. They fixed that then we had breakers that kept being blown or thrown. They came back and fixed that. On the walls, they put so much paint on it and it was running down the walls. They had to come back and do that. It took us six months to even get into our house to where we could put our hardwood floors in.

I'm glad we had another place to live. A guy that they sent over to look at some of the things that were wrong with our house came in and I was showing him some things that were wrong. Some block had fallen out of our fireplace. There were several things that were very noticeable. He said, “Well, you have to remember this is a manufactured home.” I didn't pay manufactured home price. I upgraded everything. I paid a lot more than just double-wide price for this house. He kept saying, “Oh, this is a manufactured home. This is a manufactured home.” So, I said, “Look. I understand this is a manufactured home and if they want to give me manufactured home price and they went and knocked about $50,000 off, y'all can leave right now and I'll fix the rest of it.” This has been a miserable experience. I would never recommend Clayton to anybody.

I'd had a previous Clayton Homes that is a single wide mobile home, and it was a lot less things to fix in it than this new one. There was poor workmanship throughout. All of them that I talked to and dealt with were really satisfying people. The process moved pretty quickly. Every time they called and needed something, I get it to them that day or the next day, and they said that really helps a lot when the customer gets the information they need to them pretty quickly. I was real pleased with them. If I'll buy another home, I'd go back to them.

The customer service at Clayton is great. They stayed in contact with me through the whole process. I had issues with the finance company which was horrible but overall, they at least touched base with me if something was going wrong or something was behind. However, the factory side of the finished double-wide house seems rushed. Also, I kept having a bad smell in the house and nobody seemed to understand what I was trying to say. I cut a hole in my ceiling, looked up into the attic and I found where a vent pop was not connected. Other than that, the home has the square footage I was looking for. I also like the bathroom in it.

The first site I went to was a Clayton Homes franchise and it was in Chehalis, Washington. I was very unhappy with the experience because of a lot of lies. The rep said that we could have our home in eight weeks. Then eight weeks came along and no home. He said that if I finished paying for it and give him the rest in cash, he'd bump another person that was in line and I'd get my home earlier. So, I cancelled the purchase and I drove up 30 miles away to the Clayton company store in Olympia and I had a lot better experience. They were more professional. They told me exactly step by step what was going on and that there were construction delays. A lot of it was because of the epidemic.

The quality of Clayton Homes was better. We also got to pick out what we wanted. Where was the front door supposed to be and where we actually put it, we changed that and a few things, and it was no problem. The construction end of it was in two phases, and the people that you'd buy the home from wouldn't have any control over the people that they'd recommend doing the construction prep of the site. That ended up costing me $40,000 more than I was supposed to.

After the walk-in, we did a punch list of things that need to be fixed. That was October last year. Then it's just today that a representative came out from Clayton Homes. I've been griping about some things they’re supposed to fix from day one and they haven't fixed it. Today, they said that they were gonna come back with a plan.

Once we decided that we were moving to Sierra Vista, we decided that a manufactured home was just a better deal for us than a site-built home. We had a couple of discussions with the staff there, picking out things, asking questions and discussing things. They were very helpful and pretty forthcoming. We had problems buying the property we were going to put it on. We ended up changing perspective locations three times, four different lots. Finally, we settled on one and it came through, and everything was fine. We chose our options and did our paperwork. We were pretty happy with the way everybody from Clayton Homes took care of us. Once we resolved the issue of the property, which took over a year, the house went up quickly. The local supervisor for the construction was very helpful and very responsive. We’re really happy with it.

The home is absolutely worth what we've paid for. But there were a couple of unimportant things that startled us and were not what we expected. For example, one of the disconnects. We are out in the middle of no place and we don't have any kind of city gas. There was an interesting appliance problem, but that ended up being resolved with no fundamental problems. They had trouble getting the refrigerator. It turned out that the furnace and the stove had to be converted from natural gas to propane. That cost us some money and it was expensive. We shouldn't have been surprised, but we were.

My wife is pretty much wheelchair-bound. We had specified no carpets but the house was delivered with carpet. They had screwed that up. Then they couldn't replace the flooring in the carpeted rooms with the same thing as what all the other rooms had ‘cause it was already installed and the way they were constructed. But they found a replacement flooring that was close and installed it. There are also woodpeckers that pecking on a corner of the house, and they've put a hole all the way through the outer wall. It's right above my wife's bedroom, and they come in and flap away until I try and shoosh them away. But it has nothing to do with Clayton Homes. Other than that, we feel that we've had a good deal and we're very pleased with Clayton Homes.

We wanted a bigger shower, and he was able to do that for us, which was amazing. They did everything and I couldn't ask for anybody better. They sent three people down there. We had a huge complaint about the electrician but everybody else was fantastic. When we got our walkthrough and our keys, a rep said that he'd come back in eight months. They also had a one-year warranty. The only thing that went after it was settled was the floor, where meets in the middle, you can hear it. But overall, the experience was just amazing.

Everyone at Clayton Homes was really nice. The home buying experience was great. From the very beginning, they told me that they would work on trying to get me into a home, and that was exactly what they’d done. Andrea has done everything well. She followed up with me. When I would send her emails, she would follow right back up with me, if not the same day, then the very next day. When I would call the office to speak with her, she would return my calls. She followed through with all the promises that she made to me.

I’ve had some issues with the home itself and I still have a couple of issues with the home. Working with the staff has been great, though. I've referred a lot of people to Clayton Homes. I told everyone that I know that’s looking for a home about Clayton. I sent them to a particular store because they were awesome. I'm just hoping that I’ll get these issues resolved, but even in that, they've been helping and trying to get them resolved.

When our appliances went out, Clayton got them fixed pretty quickly. Just make sure you have room for your house as that was our biggest problem. We got a small, single wide which was 62-feet. Then we went to a 78-foot double-wide. So, we had to adjust our property there.

I asked the lady who was the rep and she told me the rep was a lady named Lisa. I went to the home center there in the South Charleston area and asked for Lisa. We gained a relationship. She tried to explain what I was looking for and how many children and family. I told her that I needed something with a room in it. She started showing me houses and went from there. Then they had to verify my income but the process didn't take long. I really love the quality of the home. When I went to Clayton and I walked into their mobile home that I purchased, I just knew right then and there that that was the one. I fell in love with it. It's an 18’ wide and it's very roomy. The kitchen and living room are open to each other which I really liked. The customer service was awesome and everybody I talked to there was very helpful and courteous.

Clayton had to have someone come out and change the linoleum in one of the bedrooms because there was a defect in it and they did a very good job. I also had a water leak in my master bath and Clayton took care of that. There was also another issue in my kitchen where I would walk on the floor and it would squeak and make noise. Clayton also came out and fixed that. When I called, they were prompt about it. On one day, when I called, someone came out the same day.

But, I had problems with most of the contractors that they hired out to do different jobs for me. The plumbing company that they contracted out installed the sewer treatment and they didn't do it right. I had a lot of problems with that guy, trying to get him to come out and make it right. They had to end up digging the whole line again and redoing it. That was a nightmare.

We were all taken back by some of the delays but it wasn’t Clayton Homes' fault. They just pushed and pushed on them too, and steadily stayed on to get it all done. Everything got delayed and we didn't get our decks built until five months after we moved into the house. It was one thing after another that they failed to accomplish.

We had their construction crew back out. Those two guys did not work well together. While I'm in my office trying to work, they were yelling at each other. My wife had to come out of the bedroom and have a talk with them because I was in a company meeting and they were out there yelling at each other like they were gonna fight. Our Clayton Home is a really nice home. The way it's built with a high ceiling and fireplace, big closets, big rooms and shower. I also like the land that it’s on and the form of it. They handle everything well as far as the financial part. But the maintenance and the upkeep, they're poor on that. We didn't have heat or air on one side of the house. It took five months to get somebody out there to fix that. The cabinets are falling down, still haven't been fixed. The top of the countertops is split where the bubbles have floated up the side of the stove. It's busted, so they're gonna have to replace that. Nobody even came and looked at it. Said they give it six months for the house to settle totally and then they will come out. But I would still refer Clayton to someone else. They have nice homes. They just don't do the maintenance like they're supposed to. My brother also bought a house right beside me and he's having the same trouble.

Going with Clayton Homes is better than trying to buy a home. The people are also really nice, and everything's done well. We connected well with the people who worked there. It was our first home, so it was a little complicated for us, but they made it as easy as it could be. They walked us through everything. They were there when we needed them. We needed a home for our new baby, and they were able to get that done for us.

We had Pat, and she was wonderful. She knew what she was doing. That was something that bothered us about other places. We’ve asked questions, and they’d say, “Let me check that,” or “I'm not sure.” Pat had the answers on everything. She was one of the first people that we told that we were pregnant. Because we had become pregnant, and all the COVID, and everyone was buying houses, we ended up purchasing one that was already on the lot so we didn't have to wait all the extra time.

The quality is good. Even though there were things that needed to be fixed, it was just factory-wise. There was a bump in the countertop and when they were putting together the bathroom, they had to fix the flooring for us in there. The repair was done in a very quick and timely manner and the people who came and worked on the house are fabulous, very kind, and understanding. It was all good.

The purchase process was fine. The smoke detectors go off every once in a while in the middle of the night for no reason and my son has to turn them off. Clayton worked on them once but it didn't fix the issue. They've been really good come work on some things that need to be fixed. However, I will never order another Clayton home because I'm not happy with the one I got. The reason I ordered is so I can get a walk-in shower for my son, ‘cause he’s in a wheelchair most of the time. When we got the home, it’s got so many things. The washer hookup doesn’t hook up on the walls that it’s supposed to. Instead, it’s on the side of the walls. So we had to turn the washer sideways to hook it up. Also, the drawers in the kitchen for my spoons and forks are 8 inches wide. For that width, I can't use a spoon tray in it. But, that's not Clayton's fault as they didn't make it and they haven't seen it either. I'm satisfied with Clayton and how they took care of us.

We talked to salespeople at Clayton Homes in Harrisonburg and they helped us decide what house we wanted. The rep was very personable and answered our questions. We had our eye on a couple of different pieces of property, but most of the ones I liked were up on a mountainside. They never got the manufactured home up there. The rep came all the way from Harrisonburg up to Woodstock to look at the property and the route to make sure they could get the home there and put it on the property. That was an extra degree of trust to do that because it would have been a real waste of time. We hadn't even purchased the property yet and he told us he could get it here. So, we went ahead and bought the property and started the process of buying the home.

We are from Maryland and we've never been to a home building process. When we first were looking at the houses, we asked if would he be able to manage the whole process from permits to well, septic. He took care of all that. Everything is complicated nowadays to do anything, especially during a pandemic, but they made it as easy as it could be by taking care of all these things for us that we had no clue how to do.

For the most part, the quality of the home is great. However, the day we moved in, a doorknob fell off of an interior door. Something like that shouldn't happen. But they came out and fixed it right away. One thing that surprised me was there's no access to the attic. We had a water stain on the ceiling around the light fixture in the master bath, cause the house sat on a lot for about a month before it was ready to put on the property.

When they were getting ready to come out, said, “We'll go in your attic and make sure there's no issue.” They came out and there was no attic access. I don't know if there’s supposed to be or not. But, the stain was no issue. It’s just like a little teeny thing which was painted over. As far as the carpet, we got the upgraded carpet and then we had some features. We were looking online and saw a couple of things that weren't on the house listed as options. So, we asked the rep. We wanted a utility sink in our laundry room and he worked that out.

But we were living on the property as the house was being built and they would show up at 7 o'clock at night, work for an hour, and leave. And it seemed like a lot of their work was careless. That was mainly the inside contractors that were finishing up the inside work. Also, we had an issue with a water leak. But Albert, out of Pueblo, has been doing a good job of fixing things up and getting us taken care of. The only thing we changed was we took out all the carpet. When they sent that email, we were so far into it, my wife was like, "We're just gonna stick with it." She didn't want to risk switching and ending up delaying it even further. It went from a very pleasant experience to I wouldn't recommend at least that particular Clayton Homes to anybody. I love Clayton Homes, but that particular one, I wouldn't recommend.

Ours is a nice home. When we walked in when they were done, it felt like home. It's a nice one, but I don't like what seems like they cheapskated some of the stuff. When we first moved in, we noticed the cracks in the wall, and some of the countering were chipped or the molding wasn't stuck. We brought it to Clayton's attention and they said, "Well, when it gets cold, more cracks are gonna appear. So, we're gonna wait till then to come in and fix it all at once." My wife and I were like "Okay, that's fair." We moved in back in August and here we are in the middle of April, nobody has ever come to fix it. They set up an appointment and I took off early from work to meet them but nobody ever showed up. We don't even know why nobody even showed up. My wife started reaching out to them, and we got no answer.

He was very down to earth and helped us with everything that we had questions about or needed help with. My roommate had decided on the one that we picked because of the layout and the space that it had in it. For a single-wide, our home is nice and pretty inside. Where we got the place set up is nice. It was close to also where we were before. Convenient for work. I've recommended Clayton to a few of my friends that I know are recently trying to move out and wanting to get something like ours.
