Select Home Warranty is a scam. What they don't tell you is that the maximum payout for each claim is only $500. I had a hot water heater go out, wouldn't pay because leaks are not covered. If I have an appliance that cost over $500, you are out of luck. They will not pay. They don't tell you this upfront, nor do you see in the contract. They are a scam, you can only speak to foreigners.

I've been pleased overall with Select Home Warranty. The speedy service and very attentive. Very friendly and ready to help and answer all concerns. I like the fact that I just make one phone call and they handle the rest. I have compared other home warranties and have found that this one is the best one that I have found and there are many out there to choose from. I would recommend this warranty.

This company is deceptive, and offer very low amounts for repair. It's a borderline scam. Do not buy this insurance plan. It is not worth it. You would be better off saving your money and using that to fix your problem.

Do not purchase. I tried to file a claim for my water heater and I was denied because they do not cover leaking water heaters. That's one of the main reasons water heaters fail. I also try to file a claim for a surface igniter for my furnace and they sent a technician on a beat-up unmarked van and the guy tried to charge me three times the cost to do this job out of because they only approved me for $50. Ridiculous! This company is nothing but headaches and stress. I purchased the warranty to not worry about repairs but this company works extra hard on denying your claims. People that answer the phone don't care. They stick to basic template answers... What a headache and stressful this company has been. I try to cancel twice but no one picks up. Stay away.

Chase Reynolds was a spectacular contact. Extremely knowledgeable about the industry. He went over and beyond to make sure that we had all the information that we needed and helped us to secure policies on both of our homes in Georgia and Florida. I have referred him to several other homeowners in both Georgia and Florida. The rates were spectacular by comparison as we had been shopping around a little bit. I love that we have a direct contact at the company and we feel at ease knowing that we have an insurance plan in place as our other policy has just expired.. Adam was great. He was open to communicating with me via text rather than a call. I’m in healthcare and unable to call during business hours and/or take calls during work hours. Had a great experience with Albert, my sales representative, he explained the policy and offered additional plans and available options. He also offered a 5-year and a 3-year option with discounts and price protection for seniors. He also explained the deductible amount and that I can submit a claim via the telephone or via email.

Horrible would be a compliment. They doing cover labor. Period. They cover parts. But they don’t tell you that. They don’t tell you up front that you’ll be paying your $75 deductible PLUS the cost of the labor. Oh no. It’s awful. Go with a different company. One year in (I paid for a year at once… mistake on my part!) and lesson learned. I was with AHS for several years with the first home I had-never had an issue. I’ve head to fight for each claim and they even told me on my pool claim I would have to find my own tech (a week after I filed) and pay upfront and submit for approval and reimbursement. TRASH company. Don’t waste your money.

My AC has gone out and they can’t get a repairman here for 3-5 days. It’s close to 90 degrees here all week. They only have one company they use for repairs in a major metro area like Atlanta. Unacceptable. To top it off the only rep I can talk to is a speed talking ** gentleman and I have to ask him to repeat everything he says at least 3 times. Finally gave up. I will not be renewing my contract next year. No way should this company be rated 5 stars. Don’t be fooled— Look elsewhere!

These people are scammers. Do not come into their trap... They trapped me to pay for 5 years of warranty. Had 100s of pages of policies which essentially means that you will keep paying them money but you will never get peace of mind.

Chase ** did a quick job of getting me coverage for my house and explained the coverage well. I have not begun the coverage to know how well they respond yet. I am hopeful but will not know for sure until I have a need and try to place a claim. I doubt I will have the opportunity to place another review after that though.

I made a mistake canceling my American Home Shield for Select. I’ve had them since last year, paid over $1000 for 4 years, had issues with my dryer and they they did not replace it. I had to replace my dryer on my own.

My POC was Roman. As I was looking for a home warranty, he contacted me. I shopped around, read many reviews, and was pretty informed when I signed up. Roman was gracious and informative, friendly and professional. He signed me up with no fuss, and I had all my paperwork in less than 20 minutes. What happens if and when I have a claim remains to be seen.

After receiving a flyer, we decided to explore Select Home Warranty, something we had been considering for a while. We did some online research, and soon after, Sam ** gave us a call. He clearly explained how the warranty works and offered several affordable options, including a discounted price. I appreciated that he wasn't pushy - he gave me the time I needed to think it over. I called back later that day to move forward. We're very happy with our decision and excited to work with a company that values customer service.

I had the worst experience of my life. They do not cover what they say they're going to cover. My home is in Conway New Hampshire. They don't even have Representatives out there to come look at whatever breaks at your house. They tell you to get your own. So I've had a very bad experience and I will be looking to see if this is on their website.

This company is a scam. Have been waiting since 6/3/25 for someone to check the AC of an 85yr old widow. Nothing from Select. Oh they said you can pay out of pocket. An 85 yr old. This is ridiculous. When you call you get the same ole run around. If I could give 0 rating I would. They lie every time you call. They should be ashamed. My mom wants her money spent on this policy back.

If I could give negative stars I would. I had an issue with my AC and I filed a claim with Select. The technician came out and determined I needed a blower motor. After sending 3 years of maintenance records, Select denied my claim and stated it was an electrical failure. I reached out to the technician, who advised me that Select was making false statements, and that there was no electrical failure, but normal wear and tear. After going back and forth with Select and having the technician on 3-way multiple times as well as having the technician resubmit the claim, Select continues to deny my claim. The technician even offered to send Select my blower motor so that they could see for themselves that there is no electrical failure, and that it was normal wear and tear, but they declined.
Now that I have filed a complaint with the BBB, there's a James from Select reaching out to me via email to supposedly correct the situation. I have responded to the email 3 times and instead of James replying to my response, he just keeps sending the same generic email over and over again. Also, I previously filed a claim for my refrigerator and Select denied it saying that it's a closed system and they don't cover closed systems. After my husband contacted the manufacturer and got them on 3-way with Select, and told them that it was not a closed system, Select agreed to reimburse me once we got our own technician to fix it and pay for it out of pocket. I have done that, and sent my receipt but haven't received my reimbursement as of yet.
I've had to go ahead and pay to get my AC fixed because it's too hot for my husband who is a disabled veteran as well as my disabled adult children and the 3 asthmatics in my home including myself. I believe that Select makes up these false statements about covered appliances once a claim is filed so they do not have to cover it! What a SCAM!!!

We have a home warranty through Select Home Warranty. We are EXTREMELY dissatisfied with their customer service. We filed a claim for our pool pump in April, it has been 2 months now and our pool still has not been fixed. The contractor that was sent out said he would not work on our pool until the company pays him because he has had issues with them reimbursing him. He told us he was waiting for a call from a supervisor to hash out the payment issues. I called the warranty company last week and they said it had been taken care of and the technician was supposed to come out on Friday. The technician was on the Line and confirmed the date and time.
Friday came and went and no one contacted us. We attempted to contact the pool contractor but he did not answer our calls. I called on Saturday to see what was going on and we are now being told we need to find our own technician, pay for the repairs out of pocket then submit the receipt and then once the receipt is reviewed and approved then we will receive our reimbursement. We have been yelled at and even called liars. When we ask to speak to a supervisor we get push back and we are told "they aren't available but will call you in 1-2 hours".
When we tell the representative we will wait on the line because we don't get a call back, they become extremely rude and demand to know why we want to wait.My husband is a disabled veteran and it is EXTREMELY disappointing to know that he has been treated this way. I would not recommend going with this company. It's not worth it. Go with another company or just pay out of pocket and save yourself the headache.

I switched to this company in Sept 2024 after seeing that they were rated #2 for best home warranty services. Late April 2025 we had plumbing issues and reached to SHW to have someone come fix it. They set up the appt with Tom Golden and they never showed up. They reassigned the job to AGM general contractors to come May 18 (between 4-6) I thought it was awesome that they could come on weekend. They came and diagnosed the issue, I paid the $60 fee and they received approval to move forward but have NEVER showed back up to do the work even after scheduling 4 consecutive appt for a Sunday (between 9-1). I stopped being able to get a hold of anyone at that company. They wouldn’t answer the phone and when I called Select Home Warranty they had no other way of getting in contact with them either and could only tell me that I would hear from someone within 1-2 business days.
Totally unacceptable that something so small would be such a nightmare to resolve. And Select Home Warranty must only have those two contractors, Tom ** and AGM, as I’ve informed them that after seeing the horrible reviews for both companies that I did not want them to finish the work but they keep rescheduling with the both of them anyway so I have now asked for them to cancel my policy (that was paid in full), but of course someone from the customer care department will have to call me back in one to two days.
They could not give me the name of a manager or a phone number where I can speak to someone else about my dissatisfaction in spite of my patience with allowing them multiple attempts to get this right. please stay clear of this company as well as their contractors! This whole ordeal has been a NIGHTMARE, and I can only imagine what the cancellation process and the refunding of my money is gonna be like. I should’ve never left American Home Shield as cheaper is not always better.!

This is a horrible company! Don’t use them. Unfortunately, from what I’ve read, probably many home warranty companies are like this. Their service sucks, 99% of phone representatives do not speak english well and it’s very difficult to understand them. They go through your claim with a fine-tooth comb, trying to find anything they can to deny your claim. And the service teams they dispatch are the lowest-rated ones on Google reviews. Buyer beware! They are nothing more than a company that specializes in exploiting honest, hard-working people’s money! Their whole business model is predicated on the fact of doing whatever they can to deny your claim or making it as hard on the customer as possible, so they would be so frustrated and just give up!
I had a legitimate A/C unit claim and they just kept denying it even after talking to the HVAC representative himself. They said he said something he didn’t even though he tried to explain himself for almost an hour. I had to resubmit the claim for a different diagnosis (the correct one that the refused the first time) and they eventually “approved” the claim…for $600, to replace a $6400 A/C unit. Yeah, right. Eventually got another HVAC company who was able to fix the air conditioning unit for $435 and am still awaiting reimbursement.

Made the payment and let her know I had not received a copy of the contract and didn’t know my contract number. She found my account, took my payment and sent all the info via email. Plan is affordable with good coverage for my needs with extra coverage for roof Leak. This will give me peace of mind knowing that I do not have to worry about coverage for my home. Being retired with limited income is challenging considering inflation and what Select Home Warranty offers is no worries when we need any repairs or even replacement for the system and appliances if needed.

I have owned a Select Home Warranty contract for 3 years and I have yet to have them cover any of my expenses. I wait several days for them to find a technician and when they cannot find one they say for me to call on my own and get an approval for the service. Then I am told that they cannot cover my expenses and give several excuses. I would not recommend this company.

The process to purchase the home warranty was very easy to follow and purchase. Whenever I had to call customer service to email me the warranty they answered right away and sent the email right away. Everyone has been nice and kind and responsive. The warranty also included the roof at no cost. Which I found them to be the only company that does this.

The gentleman that reached out to me was beyond helpful. I had an awful experience with my last warranty company and was so cautious about purchasing another one. It was quick to understand what the policy covered. I appreciated the free roof coverage. They instantly called to confirm my order and emailed me a copy of the policy near instantly. I also got a few months free by paying for a full year which seemed sensical. I also liked that I could add coverage for the sump pump and standalone freezer.

I was offered various options regarding the duration of the plans available. Sam was helpful in responding to my questions regarding the policy. I will not fully know how the policy works until I use/need it. It is my hope that it is as easy as I think it will be, i.e., there is a problem, one calls a phone number then someone either fixes the appliance/item or replaces it in a timely fashion.

Fraud! The whole company is a scam. They won’t cover anything and are experts at finding loopholes to deny your claim. If you dispute it, you’ll likely end up “settling” for a measly $125, while your repairs and parts cost over $2,000—and they never send the check! You’ll be left empty-handed, out thousands, and with zero accountability. Avoid this company at all costs.

Was able to lock in a multi year contract at a very reasonable price and the coverage is better than other home warranties that I was checking and liked the fact that Select is #1 in my state.

So got 14 months for only 12. Lot of other places want upwards of 50% more or very high pressure sales.

Their contract is full of loopholes to deny any claim. I only accepted it so the home seller wouldn’t have to cover high repair costs. When I submitted a claim for a faulty system, they gave me countless excuses and denied it. This is a coordinated scam between realtors and warranty companies. Stay away—total waste of money.

I would honestly give it 0 stars if I could. I asked to cancel and receive a refund. However I never heard back. I placed three service calls in and no one ever came out. When I asked for updates they shared that they were contacting the vendors. To help speed things along after waiting weeks, I requested the vendor list. When I called the companies many were closed, did not work with Home Warranty, or didn’t work with Home Warranty companies at all. Every company had no idea what I was talking about. When I jumped through hoops before getting work done to have a reputable vendor come out, they still refused to cover the visit or repairs.

He went over many examples of items that were covered that I had no idea would qualify for service, which was beneficial with me deciding to purchase the 3 yr Plan. Sam communication skill is excellent, He totally knew Select Home Warranty Plan and was honest. Sam showed me that American Home Shield was not a good fit for my needs. I just hope I will live in this home for 6 years to take full advantage of my 5 year plan. Select Home Warranty Plan service call fee is less than any other home warranty plan.

I initially called and talked with Sam about the Platinum Warranty. After reviewing a couple of other warranties we decided that Select Home Warranty is the best for our home. Feeling secure is what we looked for. Sam explained and re explained all the areas it covered. We added the salt pool coverage to be completely covered.

SHW price point and coverage is decent BUTTTT honestly NOT WORTH IT from an actual buyer's perspective. We have had SHW platinum level for over a year and the level of bureaucracy is astounding. Every claim has been a headache. Submitting the claim online is easy but then problems inevitably arise. Multiple times we have encountered problems because SHW could NOT find a local contractor for the repair. Once SHW sent me info on an electrical contractor but the contractor CANCELED the service call, when I called him he explained that he would NO LONGER DO BUSINESS WITH SHW and he had a lot of bad stuff to say about their business practices.
SHW informed me that I would have to find my own contractor multiple times because they couldn't find one to take their business... I am still waiting for reimbursement from SHW for all of those repairs!!! Yeah... Bad business practices indeed. Almost every single service call requires multiple phone calls to get anything done at all. BAD BUSINESS PRACTICES. I do not recommend them. IF SHW determines that something is not worth repairing due to age they strictly limit the amount they will EVENTUALLY reimburse you for replacing it AND SHW does not cover ANY INSTALLATION of the new appliance/unit/whatever.
For instance my dishwasher quit working, it is about 9 years old. I paid the contractor $65 for a service call, SHW determined the unit wasn't worth the repair and offered $200 toward its replacement...after service call that amounts to $135 which doesn't even cover delivery & installation... Multiple emails & calls and SHW has a "sorry, just the way it is" attitude.

Connor ** contacted me promptly and explained the benefits and coverage offered. Select has professional contractors but also allows the consumer to "Select" their own licensed contractor. American Home Shield was not a good experience. We will see how year one works with Select Home Warranty and then will explore a long term commitment.

It does seem like a pretty good deal compared to competitors. The service fee is more reasonable also. I am excited to see if this company works out as well as it sounds. If I could give them no stars, I would. We have *attempted* to utilize our warranty that we pay over $1000/year for 4 times since purchasing. The first time, small plumbing job, took over 1 month for their repairman to come. That episode is the only problem they have ever reimbursed us for. The second time, they refused to send someone to look at our icemaker because although our fridge/freezer was covered, the icemaker isn't covered because it's inside the freezer. Can't make this stuff up. Third time, they weren't able to find anyone to send at all for a hvac problem. They told us to find our own repairman and then refused to reimburse the work because it wasn't their repairman. All in all, each experience with this company is awful, and this is a scam. We have only lost money buying this warranty. A couple tips: read the fine print VERY carefully and be aware that they make you sign a pretty ironclad contract so they can take your money with little recourse. American Home Shield is 100x better.

This is the absolute WORST company ever; Reps, Supervisors and Managers are the most unprofessional and unhelpful group of people. I will Never Ever refer this company. I Put in a claim on the 21st of May for my refrigerator is still broken today is June 9th. Today June 9th spoke to Emma in claims, sent me to Customer Loyalty, spoke to Von, very rude, jerk, did absolutely nothing, placed the call on hold and transferred me right back to claims last rep, he sent me back to customer loyalty, spoke to Joe supervisor was trying to send another technician out but, I refused.
Policy states: Claim placed $65 dollar service call, technician repairs or SHW will replace the item. This was not the case. I asked to cancel with a full refund Per the Sales supervisor: CHASE Reynolds to call him on the 6th, he would have the $75 dollar cancel fee waived. I've tried multiple times phone going straight to voicemail. He have not called me back at all. Joe spoke to and did nothing, canceled, did not uphold their warranty policy terms at all. I'm definitely filing a complaint and claim against this company. I will Never used this company. If I could give them negative Star I would. Do not use them great until you have a claim. Denied a simple electrical issue. Left me without heat during the winter in NY. Said they could not find an electrician. To find my own. Finally they sent someone 5 month later after that company added additional work to order claim denied. Told me to get my own electrician to get independent estimate. They denied again saying I got work done. Not true. Was just an estimate, final denial electrical failure not covered even though sub panels are covered.

I am selling my house and I was given a list of home service warranties by my realtor. There were at least 10 companies on the list. One of the companies I called was Select Home Service. The representative I talked with was Warren, out of the New Jersey office. He was very courteous and answered all my questions. He explained the Platinum Service to me in detail. This warranty is for small homes with small appliances. If you have a big home with multi-level appliances, more than likely this plan will not cover any of your issues. I had American Home Warranty before and thought the service and coverage was better suited for my home. For example, Select's warranty only covers air conditioning units on the ground floor, but will not cover a multi zone system, so if the upstairs unit has problems do not call select and pay the $60 ded it will not be covered. And this is common with select coverages, so read the policy carefully before buying because if it's a common problem with an appliance, it's probably not covered without an extra charge. They get you with the value and drive you away with the coverages. I had american home warranty before select and it seemed to cover more of the common problems than Select Home Warranty

Horrible experience with refrigerator claim. Unit making loud noise. Technician said compressor needs replacement. Select denied claim saying it’s excluded. Policy specifically says compressor covered. Select claims no coverage for sealed system due to leaks. No leak present. Technician, who was difficult making an appointment with claims ignorance. Understandable since Select butters his bread. I appealed claim and Select never responded. They sent me a link to review and it didn’t work. Do yourself a favor, AVOID Select Home Warranty. They find a way to avoid paying claim and then ignore you when looking for more information.

I have been a member for almost three years, recently I have had experienced what I can only describe as confounding; two different claims were denied. One had to deal with a leak in roof. Which my coverage indicates roof was covered for leaks. When I called I was advised that they had no one to send and gave me authorization In writing to contact local roofer. I contacted roofer with great reputation locally, provided license insurance etc. The repair was a bit costly however I would have expected SHW to provide some reimbursement. I received a denial where they claimed it was not covered. When I reviewed with them the long list of items denied, there was nothing left that was actually covered. This is a similar experience I had with an AC claim.
This company is a major disappointment, they are good if you have an appliance that does not work, however if there is a way for them to deny coverage they go out of their way to not cover. It is better to not waste your money on their policy as in the end you are going to feel extremely disappointed in what they do! Stay away, don't waste your money

I strongly advise anyone considering Select Home Warranty to be cautious. I filed a claim in September 2024 for a mechanical failure in my air conditioning unit. A technician found a refrigerant line had rubbed through due to normal wear, which led to a Freon leak. If Select had approved the simple repair at that time, it would have prevented a much costlier compressor failure.
Instead, I spent months going back and forth on the phone, often being told by one representative that it was covered—only for another to deny it. I refiled the claim in February 2025, and Select now refuses to take responsibility for the damage that escalated due to their inaction. I specifically requested email communication to keep a record (since phone promises proved unreliable), but they ignored that too.
They cite vague fine print to avoid paying for repairs that should be clearly covered under my contract. The unit failure was due to mechanical wear—not misuse, poor maintenance, or electrical failure. Select's approach to customer service and claims handling has been incredibly disappointing. I am now escalating to my state's Department of Insurance. I hope this review helps others avoid a similar experience.

They told me that anything they can’t fix would be replaced with the same model or something comparable if the original wasn’t available. Sounds great right? Fast forward, my dryer from 2017 breaks, their tech says it’s beyond repair, and all they offer me is $200, their so called “depreciated value.” Total scam. Absolute worst warranty company. I would give 0 stars. My fridge is now broken for 3 weeks and they are still not addressing it. They sent a wrong part for the repair which the technician they sent took with him saying he will return it to them. I haven't heard for 2 weeks after that. I have called 4 times after that. Every time I am told that it will be taken care of in 2 days and nothing happens. I should have just bought the part myself and installed it. For any service calls that could end up being expensive, they won't repair it, instead they will offer a very low amount for replacement/repair. So, essentially the way it works with select Home Warranty is that upfront you pay $500-$600 to them and when something breaks, They just give back a small portion of that amount saying they can't repair it. That is after you have paid the additional service visit fee.

Do NOT use this company for home warranty. They are literally the worst. They do NOT cover majority of issues that would happen in your home - garage springs, Freon leak for HVAC system, heat exchanger, any type of plumbing issue, and the list goes on and on. I've had other home warranties in the past but this is by far the worst. On top of that, no legit companies will work with them and therefore, they send out super sketchy contractors that you would not want anywhere near your home. I am extremely dissatisfied with Select Home Warranty and want to warn others about my experience, which I believe amounts to a scam. Recently, my air conditioner stopped working, so I submitted a claim through my Select Home Warranty policy, for which I’ve already paid $2,500 for a multi-year contract. They sent a technician who diagnosed the issue as two burned-out capacitors. However, he informed me that he would need approval from Select Home Warranty before making any repairs—an approval process that would take at least 96 hours. He then offered to fix the issue immediately for $250 out of pocket, which I declined because I had already paid for coverage.
Five days later, I received a call from Select Home Warranty stating that they had “partially approved” the repair. However, I would still need to pay an additional $183 out of pocket—on top of the $65 service fee I had already paid—bringing the total to $248, nearly identical to the cost without warranty coverage. This makes the warranty absolutely worthless, and the delay in approval seems deliberately designed to pressure customers into paying out of pocket. They are not honoring their commitments and are using deceptive practices to avoid full coverage. I strongly advise against purchasing any plan from Select Home Warranty. It’s a waste of money and time, and in my experience, their business practices are dishonest.

SHW is one of the worst Home Warranty Companies ever to deal with especially once you pay your $75 service fee in order for the technician to come out to honor your claim. I recently submitted a claim for a CLOGGED toilet. The technician came out, went in the bathroom, flushed the toilet, turned the water on in the bath tub, turn the water off, and went outside. The technician then said the problem could be in the main pipe and that for him to continue claim, he had to call in the report. I called SHW regarding the claim and was told that I had to pay $500 plus $ in order to have the toilet unclogged. I told SHW that I knew someone who could unclogged the toilet for a cheaper price.
After our conversation, there was no further contact from SHW until I called them back and told them that I hired someone to unclog the toilet. SHW told me that they would reimbursement the person I hired in the amount of $100. Now, over 2 months, I have yet to receive the $100 reimbursement check to pay for services rendered.
Today, (6/2) I called to cancel my account with them and inquired about the $100 reimbursement check and they connected me with 4 different departments. Once I told SHW that I wanted to cancel my account, I was told that I would not be receiving the $100 reimbursement check if I cancelled my account and I would have to pay $75 if I cancelled my account. SHW is a scam and cannot be trusted. They take your money, but give excuses and higher prices in order to honor your claim. Future buyers be aware and do yourself a favor and find a reputable home warranty company because SHW is nothing but a SCAM and full of lies. Something needs to be done to put SHW out of business so they won't continue to take advantage of their customers.

I filed a claim with Select Home Warranty at the end of April 2025 for a broken dishwasher. Despite multiple technician visits and reaching the repair limit, the appliance is still not working. In June 2025, I was then told I would need to pay out-of-pocket for a replacement — which defeats the purpose of having this warranty in the first place.
To make things worse, the Loyalty department chose to argue with me instead of resolving the issue. Rather than offering support or solutions, they seemed more interested in debating my frustration. This experience has been extremely disappointing. Poor service, no resolution, and unexpected costs. I’ve canceled both of my multiyear policies and am now waiting for prorated refunds. I strongly advise others to look elsewhere for reliable coverage.

Select Home Warranty is one of the most dishonest companies I’ve ever dealt with. When I first spoke with their sales rep on the phone, they were very convincing — They promised comprehensive coverage, listed all the major appliances and systems in my home, and assured me that I’d be protected from unexpected repair costs. They made it sound like peace of mind was just a phone call and a payment away. I trusted them and signed up. Big mistake. The problems started the moment I submitted my first claim. Suddenly, the item that was "definitely covered" according to the sales rep wasn’t covered at all. Their excuse? It required an additional module or add-on plan — Something they conveniently forgot to mention during the sales pitch. And of course, they wanted more money to add it. It felt like bait-and-switch — Pure deception.
Worse, the customer service team just kept repeating what was “in the contract” instead of actually helping. It’s clear they rely on fine print and confusing terms to deny claims and nickel-and-dime customers. They rope you in with promises, take your money, then leave you hanging when you actually need help. Absolutely shady. To top it off, they assigned a contractor who never even showed up. I had to chase them for updates, only to be told to “find my own technician” and wait for reimbursement — which never came. This is not home protection. It’s a scam dressed up as a service. If you're considering Select Home Warranty, don’t fall for it. You’ll end up with a useless policy, wasted time, and even more out-of-pocket expenses than if you had no warranty at all. The contracts are worded in a way that is predatory. They intend to take money and never perform services on your house. To make that even worse they will intentionally waste your time. After dealing with fake attempts as though they were going to help me solve a problem they announced they wouldn't be helping me with anything because of some gotcha buried towards the end of the contract.

I have a terrible experience with Select Home Warranty for 2 years. Their process is so frustrating and takes weeks to give you resolution which is always not covered. They made me to wait for 2 weeks on my AC claim in hot days to just say not covered. I was sure to cancel after first year but they promised many things for second year which never happened. This company is a total rip off. I had three claims with them. The first was a major water leak, waited days for them to find a plumber with no water to the house. I ended up calling a plumber and the bill was $1000.00 dollars. They refused to pay. I had a leaking toilet. Called Select and they could not find a plumber. They had me arrange a plumber. The bill was $350.00. Select said they would only pay $150.00 of the bill. My compressor on the refrigerator is humming, they declined to pay for the repair as being not covered.
This company is just a total rip off company, all military, beware do not use them. They charged their monthly fee and cover no repairs and the service companies out there refuse to do work for them because they end up getting ripped off for their money. This company should be shut down and a class action lawsuit filed on them.

Poor customer service and the plan will do its best to not cover items in your home. AC goes out, they will not cover it because it’s electrical. Toilet doesn’t work, they won’t replace it because it’s too old. Oh and they don’t cover leaks on anything.

Jake saved a couple hundred bucks off the top of the warranty and gave a lot of information for better discounts. We went with the Platinum Plan that covers a lot of things in our home. They will fix it with a contractor we pick, which is good. We don’t have to pay multiple servicing fees for the same problem if it happens again within a period of time.

Select Home Warranty is criminal. They were unable to find a technician to come to my home for a claim, so I had to find someone myself and SHW was supposed to reimburse me up to $500 for the repair. When it came time for me to claim the reimbursement, SHW decided they were not going to cover the work as promised. With my frustration of them not being able to schedule someone and not reimbursing me, I have attempted to cancel my policy. I paid thousands of dollars for 6 years of coverage up front, but they will only give me a partial refund AND charge me a $75 policy cancellation fee on top of that. I haven't even gotten to use their services!!! They have done no work on my home, and they want to give me a partial refund and charge me to cancel.... Unbelievable.
This company is HORRIBLE and a nightmare to work with. Every phone call I've had with them has been a struggle and left me feeling frustrated. Their customer service and competence is by far the worst I've ever experienced. I feel taken advantage of and honestly quite dumb for signing on with them in the first place. Save yourself and do not go with Select Home Warranty. If I could give 0 stars, I would.

They sell it well - decent price with lots of items covered. BUT, when we tried to use it, it's useless. We live in rural KY and have tried two separate times to use the warranty and ended up having to find our own technician and pay 100% out of pocket. Darn near impossible to cancel, no matter how many times you tell them to cancel they all but refuse. And every agent has been extremely difficult to understand (despite talking to ONE PERSON when I signed up who said he would be my go to for all claims yet he NEVER ANSWERED or called back when I used the number he told me to use). There is this section 8 of policy that says the repair or replacement of claim is settled under the depreciation value of the appliance. That means, you will *never* ever get any appliance repaired or replaced after the first year. You will be settled with a mere small amount by saying "Repair/replacement cost is way over the appliance depreciated value". When selling this warranty, the salesman never told me about the depreciation formula. This Select Home Warranty is a scam. It looks cheaper, low service call fee, but you will never gets settled with a decent amount. Please stay away from this and save your money. Don't pour your money into the drain called Select Home Warranty. My sincere request. Discourage this company.

I signed up with Select Home Warranty after being told by their representative that there was no cancellation fee. I trusted that information and proceeded with the contract. Unfortunately, after reading the actual terms later, I discovered a $75 cancellation fee buried in the fine print — completely contradictory to what I was told upfront.
To make matters worse, I never even received the service I was paying for. My main issue was with my stove, and despite repeated follow-ups, no technician ever came out to fix it. The contractors they use are extremely unprofessional — they would either cancel last minute or simply not show up at all. I gave the company two months of patience and understanding, but got absolutely nowhere.
Now, when I try to cancel, they’re insisting I pay the $75 cancellation fee — even though they failed to fulfill their end of the contract. It’s nearly impossible to get through the cancellation process without jumping through hoops. This company is a complete disappointment and feels like a scam. Be very cautious before signing anything with Select Home Warranty. They overpromise, underdeliver, and leave you high and dry when it matters most.

I was convinced to purchase this policy from a sales rep without being given all the information about what is covered. Limits for labor is $500 for appliances/electric/plumbing. Once you burn through that you are paying out of pocket for labor. Representatives said sometimes labor is covered and other times not, but can’t tell me how they make that decision. I had to refund my policy at a substantial loss because of this. The refund policy makes you pay for any work paid by the company AND for the cost of the policy up to the time of cancellation (and a bonus cancellation fee). So not only did I pay out of pocket for the work I had done while I had the policy, I also had to pay $300 for the privilege of having this home warranty that essentially did not pay for any work done. All that said, to me, this policy is a HUGE rip-off. If you only have 1 or 2 issues a year, it might work for you. Anything other than that, go with a policy with higher limits.

The cost is competitive and I feel comfortable knowing I have my major home systems covered for a full year. I was about to call in myself as I expected that my previous contract was soon to expire and received a reminder email letting me know which was very helpful.

Was polite and very informative. Also good sales tactics. Was to answer all my questions without hesitation. I was a little hesitant due to bad experiences with other home warranties like not being able to get a contractors to respond as long as a week. Hopefully I won't need to use this home warranty but if I do I it will be a test to see if Select Home Warranty do as the sales said. I will let you know.

The agent was great! Told me about a one year discount rate and confirmed roof was included at no charge! I will probably sign up for the 3 year renewal next year. I saw that this company was the top rated in a consumer review. I had a friend that had a different company and she was very unhappy with it.

I have a Platinum Care plan with Select Home Warranty and filed a claim regarding a water leaking on floor inside my home just below the staircase when I operate front side outdoor faucet. They sent didn’t even bother to send technician to investigate rather closed my claim saying, "This is not covered in the policy." If I can find out the root cause then I can fix it too, why should I really bother to call this stupid home warranty company.
In the past too I filed complaint about my washing machine and heating system issues but their turn around time was pathetic, and no one can sit without heating system in peak winter for 48 hours just waiting their assigned Technician to turn around to inspect the issue not even fix. Select Home Warranty company is one of the worst companies with very poor customer service records. So, the conclusion is this home warranty policies are nothing but a big scam in this place. Never ever trust Select Home warranty for protecting your equipments, rather if you are in New Jersey Try PSEG Protection Plans even though the cost is on the higher side. - Naveen

I was able to work with Select Home Warranty to sign up for their program. The rep Conner was able to explain all the options the company offered which allowed me to choose what was best for me. I love the fact that he is my contact and that I can work through him or the app if needed. The pricing was more than competitive and the service levels much better than the competition.

I am a current policyholder with Select Home Warranty. I bought a 3-year paid upfront policy, which cost me almost $1500 paid upfront. So you can imagine how infuriating it is to call for urgent service and get snarly, smart-mouthed females with thick accents rudely telling me "we get back to you soon" only to email me 24 hours later telling me that my issue "is not covered". This has not happened once but three times! The least I expect after the kind of expense I made for the policy is a polite and honest conversation. Why not tell me straight up that you will not cover the claim, rather than keep me and my kids without water or electricity for 24 hours and then send me a stupid email?
The problem with companies like this is that they forget that a policy eventually ends and a time for renewal comes. Do they really think that I will be willing to part with my money for a renewal after all these shenanigans they've played with me? Take note, Select Home Warranty, my 3-year policy contract ends next year and I will be up for renewal. Based on how I have been treated, I will have to be stupid or lobotomized or lose my damn mind before I will renew this contract. Enjoy your tyranny towards me now. My time for revenge is coming.....

Select Home Warranty is scamming the consumers. There are several complaints on the "Ripoff" and many other websites. I purchased a home warranty from Select Home Warranty company. I recently requested a water heater repair. The water heater was leaking water, making a loud noise as if it was going to explode and the burner pilot flame kept shutting off. No hot water at all.
The Select Home Warranty company said that none of those issues were covered by the policy and to refer to my policy. Upon signing up with the Select Home Warranty they did not provided the policies or the clauses. Once the payment was made to them, then later on they provided the coverage. But when I was speaking with a sale rep prior to purchasing the warranty they said the water heater was fully covered. Now they decline the water heater coverage. They won't refund my money either. They are fraud. Please investigate them and take away their license. They are scamming the consumers. There are many complaints online against them.
