    Great offer but they lied. I don’t say this lightly. But as proven in the conversation recorded I was told numerous time that they covered everything and then it was “I’m sorry, I know this leaves a bad tastes but we only cover three parts of the ac”. I was left with, "We'll waived the tech visit charge when you call next time." So I was lied, false promise and advertising. Terrible.

    We have been a customer of Select for 10 months. We had our first service need on 3/1/25. The service company showed on 3/4/25. They only opened the door of the dishwasher and said needs valve. They said they would get Select and get the part. 2 weeks went by and heard nothing. I called Select. At that point they hold me they had denied the repair. They would not cover the valve in the dishwasher. So at that point, I tried to cancel in disgust. They promised all of the repair would be covered. 3 more weeks went by. Nothing.

    I contacted the service company and always waiting on part. So again I had to contact Select and explained how ridiculous this was getting. While I was on hold Select called the service company. Of course they had gotten all parts and would schedule the repair the next week. No one ever called. Called servicer and he said yes part are in but he had not scheduled my area yet. So now I canceled my policy and felt like Select Home warranty promised everything but could not provide the service at all. I recommend not buying Select Home policy. I feel that they will always find a reason not to cover or delay repairs.

    Salespeople are very strong armed in their approach. Come on extremely aggressive to sell you the higher tier coverage plans and especially the longer length ones that "save you money" over time as they so strongly point out. Lots of promises in the event of a failure to one of your appliances it will be covered. First you pay, then they send all of the literature and especially all of the contract information with all of the multitude of exclusions for reasons they won't cover something. I fell into that trap. Paid the money upfront, then a few months later my heating/cooling system started to have problems. They sent out four different companies to fix it. None of them could do the work. It was winter so even though the system was limping along (two zone system, one zone was still working) I had to continue to use it. Lost track of all of the calls to them to try and get someone out to fix it.

    Finally had to hire my own company who evaluated and discovered there was a coolant leak - a very easily done process. Could have easily been fixed if any of their repair companies had taken the time to fix it. At that point the system completely failed - compressor seized due to lack of coolant and correct pressures - and whole system had to be replaced. I assumed since SHW representative said they would reimburse any company I contracted with for the fix all would be good. Provided the failure disposition to SHW and they immediately rejected it stating it was an electrical failure and according to section 9.1.2 in the exclusions section electrical failure for appliances and devices are exempt.

    So, if you're trying to cover your appliances - if they operate with electricity - it appears they've built in an automatic exclusion and you'll likely be footing the bill for replacement anyway. Out of a more than $10k bill they offered me $400 to get me to stop calling. I explored cancelling my policy and getting a refund: purchased a 3.5 year long policy and less than a year into it they offered me less than half of my premium back. I'm not saying don't get a home warranty, but you may wish to use my experience as a warning to fully research just exactly what they actually do cover. My experience has been they cover FAR less than what they promise during the sales pitch.

    They are scammers. I called them for garbage disposal replacement and they said I am only eligible for 70$ refund. But guess what? I never received even the refund. I called them 6 times. Each time they say allow for 3 weeks to receive the check but never got the check. Also I wanted to cancel my contract with them to get my money back then they say, "You only eligible for 4 dollars." They are really scammers. Be careful.

    I filed a heating claim that was clearly covered under my plan. Despite providing all the requested information promptly, the company continuously delayed the process, failed to communicate effectively with the technician, and made excuse after excuse. It became clear they had no intention of honoring the terms of the plan I paid for.

    I had been a paying customer for over a year without ever filing a claim until now—and when I finally needed service, they completely failed to deliver. This company is dishonest, unprofessional, and operates in bad faith.     Don't buy anything from this company. They were very quick to charge my credit card over the phone for an annual plan I purchased for my elderly mother. They told me to wait 30 days to place any service request. My mom, had a problem with her dryer a little over the 30 day mark and thought it was perfect to call the warranty coverage. My mom (78 yrs old) was going to pay her service fee by CC and the rep told her cash only and did not give her a receipt! I found that a bit odd. I received an email from Select Home Warranty stating the service is not covered because there is an additional 30 days of waiting period to cover parts. These are crooks, Liars and Shark sales men over the phone taking advantage of the elderly. They are disgusting and should be investigated. I will be reporting them to the Federal Trade Commission.

    I have extremely bad experience with Home Serve Warranty. I purchased plan for three years thinking that it works like other company. I had a problem with my refrigerator it was not cooling. After I created case, they sent a vendor who had no ideas what he was doing. He ordered a door even though it was not the problem. After three weeks I got the door, and changed. Of course, did not solve the problem. I made several calls and asked for different vendor. Finally, after 2 weeks somebody came, just changed the filter and worked. It took 6 weeks to get fixed.

    I had a problem with oven, they told me that it was already broken and they cannot do anything about it. I have to purchase new one. One of my electric outlet stopped working suddenly. I created a case with them to fix. The vendor gave me date and time, I took off from my job and wait. Never showed up, never notified me. I called Select Home Warranty (SHW) and reported what happened. They tried to contact him, he showed up, collected $65 deductible and said he will come back. He never returned. I made several calls to SHW. I asked for different vendor. After 4 weeks, they sent a vendor and diagnosed a problem. The cost was $350. Now, SHW said that it was existing problem they are not liable for it. I went back and forth with them but they told me that it is not their responsibility to fix it because the electric wire were too old. It was very frustrating.

    In short, SHW is scam. They hire very cheap vendor who are very unprofessional and do not know anything. Once the vendor said, they cannot fix it then they blame customer (us) because that is existing problem or in some cases it is not covered even though they take the register the case and covered item. They act like they really care of their customer. The point is talking sweet on the phone does not solve our problem. I paid $1400 for three years. After one and half year, I asked for refund and they gave me $86 refund. I wasted my money, time, and unnecessary frustration for nothing. Please, do not get in trap like me. Do not fall for their sweet talk. Beware of SHW!

    I have a 34 year old air conditioning unit. The capacitor and motor failed and since it was old the entire unit needs to be replaced per two reputable service companies including one selected by Select Warranty. In addition, there was a Freon leak. Both service companies said the freon leak did not cause the a/c failure and their diagnosis was sent to Select Home Warranty but because the contract states freon leak is not covered they have determined the entire a/c is not covered for replacement. I have tried multiple times to ask Select Home Warranty how they have determined the freon leak caused the 34 year old a/c unit to fail and they will not provide any analysis.

    I have tried to ask for an appeal and escalate but I have gotten no where and I have sent emails and no one has responded. There entire business model is to not get past a supervisor and will not allow you talk to the authorizations department. I would not recommend them. On their website they have a blog about covering old HVAC systems and how it is costly but they do not mention at all not covering freon. It is on the contract however and freon leaks are fairly common I was told but in 34 years we only had one.

    I thought this was too good to be true. After being reassured by both their pushy salesperson (Chase Reynolds) and their documentation that they will either repair or replace any and all appliances in my home, regardless of age or condition, I went to file my first claim on a 5 year old Samsung Dryer with a burned out heating element. I was only given a $200 reimbursement limit (10% of what I paid for the Home Warranty) to repair or replace my dryer.

    After calling and speaking with a representative he stated that section 8.3 of the document claims they will only give a certain amount based on the depreciated value of the product. So if you have older appliances then there is no way you will ever get reimbursed enough to either repair or replace the appliance. Oh, and they charge you an extra $60 every time they send someone out...so my reimbursement about was actually $140. Again...too good to be true. THIS IS A SCAM. Save your money and put it in a high yield account so you can afford the repairs when they come.

    It all started with a broken microwave, they wouldn’t send a technician out to diagnose the microwave. They automatically paid me out $95 for $600 microwave a little over a year old. They said they don’t send techs out to fix microwave and garbage disposals. I also had them fix my sprinklers. They said they cover the parts but not the labor, never heard of such a thing. The sprinkler company they work with was terrible, they said they fixed it but they did a terrible job and I waited 2 weeks for them to come out again and never did and I just hired someone else to do it. I had enough of them kept them for 3 months, at cancellation they said, "We are going to charge you $75 because you haven’t had the service for a year…." I just lost it! DO NOT DO BUSINESS with this company.

    Don't expect any appliance repair if it is more than 5 years old. They will reimburse you with a very low depreciated value for your appliance and you will end up buying a new appliance on your own. They don't help for the installation of the replacement item either. Absolutely beware.

    I called 4 months ago about my HVAC unit and I called so much they know who I am but always the contractors are behind. They instead want me to get my own contractor and go ahead and pay them and then submit the claim and wait a month or two to approve the bill then months later you receive the check. So don’t believe that you only pay 100 and they cover everything else because you will always have to get your own contractor and pay the bill and then submit your claim. This is why they have left the BBB!!

    I could seriously write a novel about this company but I will keep it as short and sweet as possible... DO NOT purchase from them. Just don't. You will pay out more money than they will ever cover for you. The reviews that you see on their website, there's no way, that they are real. I promise you that I bet they had all their friends do it because select home warranty is 100% a scam. 8 claims of which 7, I understood the denial of 1, of which 7 others should have been approved for the maximum amount and they picked and picked and picked to look for one word or one clause so that they can deny you and they will do it after you pay $125 for the technician to come out.

    I have left a review on several forums and I will be filing a complaint with the BBB and I am here to help you not go through hell with this home warranty plan. Make sure that you go to other search engines such as Yelp or Reddit or here with consumer affairs and read it. Read those reviews because those are the honest reviews. JUST DON'T DO IT.

    I am writing to express my concern regarding my recent experience with your company’s home warranty plan. I purchased a discounted 3-year + 6-month home warranty plan and paid $1,319.98 on July 3, 2023. When I filed a claim for an issue with an electrical outlet, I was informed that outlets located on the exterior wall of the house are not covered. However, the policy documents only state that "outlets" are covered, with no mention of interior or exterior distinctions. This seems like a hidden exclusion that only became apparent after filing a claim.

    This company is absolutely terrible! I paid for my contract in its entirety. I filed one claim and after three days I was told to find my own repairman. I asked for my claim cost to be refunded and paid for the repairs myself. Now my roof is leaking and the shingles need to be replaced. They're telling me once again, to find my own roofer and he has to send in an estimate before they will approve the repairs! That isn't unreasonable but, if they don't like the estimate, they will deny my claim! It could end up costing me even more for structural repairs. I am canceling my remaining contract, even though it's going to cost me. I think all these positive reviews were given by employees of the company.     I am so disappointed. I purchased a 3 year home warranty when I bought y house last summer. Sadly, the warranty is not worth the paper their policy is written on. Trying to get a technician assigned and out for service is arduous at best. I had a problem with my HVAC this winter during single digit temperatures and they didn’t get anybody to come out for an emergency callout, telling me it would be 3 to 4 days. I finally called and paid to have someone come out. On another time they set up a technician/company that not Trane certified and appeared to be some fly-by-night company not listed anywhere. They finally agreed to allow the company that put the HVAC in to come out.

    When it was determined that I needed a thermostat, which unfortunately is a Trane smart thermostat and the only kind that will interface and run the system, they only approved $200 on a $1,300 quote. It was a not a quote for a fancy upgrade, it was to replace, like for like, the same one I have. I would love to have a simple $200 thermostat to run my system, but that’s not the smart high-efficiency system that’s in my home. Second claim - my icemaker in my refrigerator - they told me that it wasn’t covered in my policy but if I paid them $139 for an add-on policy, it would be covered. Like an idiot I paid the $139, and a few days later they told me that my policy didn’t cover icemaker repairs. Really?? What a scam. It’s horrifying to think that I could have a high ticket item break and I will have no recourse or approval for replacement. Just more of the same. Buyer beware.

    This Home warranty is a scam. Be aware that if something does break they will only pay you what they think the cost of the appliance is. My dryer broke - said it was only worth $200 and I had to cover the reminder for a new appliance. Not true coverage. My septic system was backing up due to a clog in the pipe, they would only pay the cost of a “snake” ($175) which would not unclog the pipe and I was responsible to cover the several grand required to fix it. Another appliance broke and it was several grand to replace but the fine print of course was for this specific appliance they only cover max of $400. Be careful with this company. I tried to cancel after my first year to get some money back and they said they would subtract all the money I received from all the claims from my original cost. Use a different company and make sure you understand what they are covering in full before you agree.

    Please do not waste your money on Select Home Warranty. We have reached out to the company a few time to repair items and we always get, "That is not covered." We asked for our hot water heater to be repaired, it's not covered. We asked for the disposal to be repaired, they said they would send an email to send them the receipt to get reimbursed after we had to do the work ourselves. Called several time and never got the email. They did come out in 2023 and repair the AC but asked a couple day ago for them to come out again and now the AC is not covered since we have 2 units. They were claiming that you have to add an extra AC at sign up. We were asking for them to repair the same AC that they repaired in 2023. We finally got them to come out and have it looked at and it has a leak so of course that is not covered.

    All this company does is take your money and will not repair anything. They always come back and say it's not covered unless it's a cheap and easy repair. I regret signing up with them. We went with another Warranty company after we dealing with the bad service from Select and we are just out the money since they won't refund us our premium. I have never dealt with such a terrible warranty company and I am a realtor so I have dealt with several companies. We went back to a company we have had success with in the past and just have to be out the $400 that Select Home Warranty scammed us out of.

    1. My microwave broke down, and they refused to repair it, citing that it’s an old unit. Instead, they offered just $95 as reimbursement and advised me to purchase a new one myself. Also mentioned that they won't cover installation cost also.

    2. My toilet leaks due to bad wax ring - They covered only cost of parts only and denied labor cost (which was major amount). I called up their customer service several time, but they didn't agree to pay labor cost.

    My first and I assured you only claim made to Select was a broken washing machine. Their technician came out and diagnosed that the machine is not fixable. Select evidently had difficulty getting a hold of the repair person. We replaced the washing machine and sent the receipts to Select. They are refusing to replace the machine even though they, have in a written document to me, stated that the machine did need to be replaced. They are refusing coverage on the grounds that the technician overstepped his bounds. This technician had nothing to do with my family buying a new washing machine while we waited for Select to get its act together. Buyer beware!!

    They came out based on a claim I made thru Select Home Warranty for our dishwasher that just stopped working. When they arrived my spouse told them that we had had noises from what we believe was the water hose for the past year (note that during that whole time we had been using the dishwasher). We had to send a few extra pictures for the claim ( probably should have been done by the technician ).

    Two days later we are informed that our claim was denied since the dishwasher stopped working a year ago -- totally false. Even when talking to representative at SHW and explaining "Why" would I wait a year when my dishwasher wasn't working -- they kept stating "the technician stated that the dishwasher stopped working a year ago". I can't imagine how something like this could be confused by technician and putting myself out of any warranty work being covered. Just terrible experience and I would be hesitant to use this company for services.

    Crooks, crooks stay away, used them for my sump pump. They don't tell you they only pay for parts, you have to pay for installations. Then the person they sent was a crook and installed an old pump that wouldn't work. Water everywhere. Couldn't reach him by phone. I paid this person and they wouldn't stand behind his work even though they sent him. Then they told me I just lost the $200 I paid.     My water heater was very old and failed. Select said leaks aren’t covered. Plumber told them the leak was caused by the failure of the Water Stop Valve. Denied again as the water heater also had some rust/corrosion, normal in a very old water heater. But that wasn’t the issue, the Water Stop Valve failed. They keep sending me emails with surveys saying they want to make it right, but they won’t. It’s excuse after excuse of why they won’t cover it.

I purchased a home warranty policy on January 27, 2025, and was explicitly told that the policy would become active thirty days after the first initial payment. My claim for my HVAC unit was submitted on March 23, 2025, well beyond this stated activation period, with the expectation of coverage for unexpected home repairs. Unfortunately, my claim was denied.

    The reason given by Select Home Warranty for the denial was that my policy was not active. This is completely unacceptable and raises serious questions about their business practices. Despite being informed of a 30-day waiting period following my initial payment on January 27th, and submitting my claim nearly two months later, they still claim my policy was inactive. Furthermore, my contract clearly states a service charge of $125.00, yet I was billed $156.00. The customer service representatives I spoke with could not provide any explanation for this discrepancy and simply read from a script.

    Despite my attempts to check their website for confirmation of my policy's active date or any information to resolve this issue, the contract was frustratingly vague, and the website itself is utterly unusable and serves no practical purpose. I am now facing a significant HVAC repair cost that I believed my home warranty would cover, especially after adhering to their stated waiting period. The fact that Select Home Warranty claims my policy was inactive without any prior notification or clear explanation, particularly after the designated activation timeframe, is deeply concerning.

    This experience has left me feeling utterly misled and without the protection I paid for. A home warranty is meant to provide peace of mind, but Select Home Warranty has delivered the opposite. Their failure to honor their stated activation terms, coupled with their inability to explain billing errors and their unhelpful customer service, demonstrates a profound lack of reliability and poor business practices.

    I strongly advise potential customers to exercise extreme caution when considering Select Home Warranty. Based on my experience, their policies are not as dependable as they claim, and you could find yourself in a similar situation where a legitimate claim is denied despite fulfilling their activation requirements. I will be filing complaints with consumer protection agencies and seeking legal advice to address this matter.

    In summary, my experience with Select Home Warranty has been overwhelmingly negative.     We have had a policy with Select Home Warranty "Platinum Care" for 3 yrs and we had to file a claim for a stoppage between the tub and washer. The plumber was getting stuck 3 feet in to the drain inside the house with the snake and requested an approval to run camera snake to see what is blocking the line. The customer service is very hard to understand and is overseas. They love to argue with you and tell you "Camera snake is not covered." She could not tell me what exactly is covered with they fancy "Platinum Care" they scammed me into buying.

    I put in a claim and have yet to get a good explanation as to why my water heater isn't getting covered after 6 calls and two written claims. They just say it is 'not normal wear and tear'. Today a supposedly supervisor (all have been difficult to understand) said that it was for 'overuse'. I've had one tenant in the home that was just one guy. He did not 'overuse' the water heater.     This is ABSOLUTELY THE WORST HOME WARRANTY COMPANY EVER STAY FAR FAR FAR AWAY FROM SELECT HOME WARRANTY!! If I could leave ZERO stars or NEGATIVE stars I would!! I pay them hundreds of dollars a year to fix or replace my appliances but all I get from is grief and excuses. Examples: I put in a claim last year for my washing machine which needed to be replaced. They said it would take 5 to 7 weeks to be reimbursed. They still have not sent me the measly $150 DEPRECIATION value of my washing machine which I paid almost $600 to replace. They scheduled a company to come fix my dishwasher but the company was not working this week.

    I put in a claim for my garbage disposal and they stated they do not repair garbage disposals and they would “help me out” by reimbursing me $75 for the garbage disposal which is only 4 years old. Garbage disposals cost between $140 and $200. I told them that I wanted them to send a technician to my home to replace it. I had TWO different service reps state that they would do that only to call back again today to learn they are not “helping me out” by giving me $75 for the gargle disposal they are giving me the DEPRECIATED VALUE of $75. I want them to do what they are paid to do which is replace it. And how long is it going to take them to send me the money to replace my garbage disposal 5 to 7 weeks… HA!! They still have not sent me the money for my washing machine claim from LAST JUNE!

    I put in a claim on my AC. The technician came and said that the compressor is bad and needs to be replaced. I still have not heard if they are going “authorize the repair”. I want my AC fixed and my garbage disposal replaced because that is what I pay them to do! Every single time I have to call them I have to haggle with them to get my appliances fixed!!! AGAIN STAY AWAY FROM SELECT HOME WARRANTY!!!!

    I regret choosing the Platinum Plan with Select Warranty and wish I had done more thorough research beforehand. For 12 years, I was with another warranty company that consistently replaced my water heater when it leaked—no issues. Unfortunately, that has not been my experience with Select Warranty.

    Before signing up, I specifically asked the sales representative if water heaters were covered for replacement in the event of a leak. He assured me they were. However, when the time came, I found out that Select Warranty does not replace water heaters under these circumstances. This was both surprising and incredibly frustrating.

    The coverage and exclusions in their agreement are not clearly communicated during the sales process, and I found the actual terms to be quite misleading. Our region has notoriously hard water that is rough on plumbing and appliances, so water heater coverage was a major deciding factor for me. I strongly encourage anyone considering this company to read the full agreement carefully, especially the exclusions. Unfortunately, I cannot recommend Select Warranty based on how my situation was handled.

    PLEASE BEWARE! This is. Terrible home warranty company. They have outsourced their customer service department to another country which has created a huge communication barrier. It took 3 months for my refrigerator to get fixed and I had a new baby at home whom I was breastfeeding. Every representative said the same thing (they were clearly reading from a script) pretending to be empathetic for my situation. Even when I asked to speak to a manager I was never able to get through to one, apparently they were never available which is insane.

    Several techs were sent out to my home and they would either no show or if they did show they would never return with the part they said we needed. We even requested just a portion of money that we could use just to put towards a new fridge but they wouldn’t honor that either. Finally one of the techs came through and fixed our fridge after 3 months which is completely unacceptable.. Now they call me often trying to get me to renew. I wouldn't recommend this company to my worst enemy. Do better Select Home Warranty!

    Avoid doing business with this company. As a policyholder for almost three years, we needed to file our first claim. Our water well pump died and we needed to have it replaced. As well water is our only source for water, getting it repaired/replaced was critical. I filed the claim the following morning with Select. A day and a 1/2 later, I was contacted by Select and told to find my own contractor to complete the repairs and receive authorization. I informed them that I already hired the contractor and he replaced the well pump which was no longer viable. They told me to submit my receipts via their portal for reimbursement.

    One week later, I receive an email stating that I failed to follow their authorization process and denied my claim. I paid over $2k for this policy in 2022 and until now, never filed a claim. Lastly, their call center personnel do not speak English well and it was so frustrating trying to understand. I will not be renewing my policy. Read their reviews - I wish I had before making such an investment.

    The company will try and have you use the portal, but my portal claims went unanswered for MONTHS (from December 2 through February 20th). I finally called to follow up on my claim-- the portal doesn't have a follow up option--and the issue had escalated considerably to a point where it was not going to be covered, and I needed a whole new unit vs. a repair being feasible. Additionally, if you have more than 1 issue with the appliance, they will only address the issue that isn't covered... to nullify your claim completely. I paid for the platinum policy, and have yet to get assistance on anything in my home.

    I opened this claim because the thermostat isn't functioning correctly. I asked about using a contractor I have done business with. SHW pushed back saying they prefer to use contractors who know the claims process. OK, they contacted a contractor and made an appointment that didn't work for us. I called them and they conference me with the contractor. We agreed on 3/27 between 1pm and 5pm. No show and no call. I emailed SHW on 3/28 explaining this and said, "Because of the lack of professionalism and courtesy I wouldn't do business with this person." No response.

    I called 24 hours later on 3/29. I spoke with Omar and explained all of the above in detail. Omar was very polite and eager to assist. He asked me to hold for a few minutes. Omar got back on the line and said the contractor could be at the house today or Monday. The same guy who I explained that I wouldn't use? He clearly wasn't listening to what I said. I told him no and asked him to get us a different contractor.

    I am writing this review in March 2025. Around the end of February 2025, I contacted Select Home Warranty to obtain a Request for Quote and a copy of their contract. I was very impressed with how quickly they responded and provided the information. However, the sales person emailed me a sample contract. I contacted him and asked if he could send me a copy of their actual service contract. I was told that they only send it if you sign up for the service.

    I read the sample contract in its entirety and emailed the sales person my questions. He told me that he would provide a response in accordance within my requested time frame. When he did not respond, I contacted a manager and he assured me that they would provide a response to my email. To date, they have not responded. I strongly believe that their non-responsiveness was a good thing. Based on the above, I would not recommend Select Home Warranty. Most importantly, always ask for a copy of the company contract, read it , send your questions in writing, and request for their response to be in writing before you sign up for the service.

    The sewage line in our home got clogged. It was backing up into the house. I had an emergency, I called a license plumber to unclogged and repair line.     Dishwasher is leaking and paid our claim price to have service come out. Service told us that our warranty would have to replace the dishwasher. Select Home Warranty claims that it is not a coverable repair so they will not fix it. I'm out the service fee, the warranty fee and still have no dishwasher. I'm beyond frustrated and would not recommend this company at all. All interactions over the phone are with a foreign call center and extremely hard to understand.

Ac blower went out, paid $100 deductible for technician to come out, only to get denied with that as well. They don’t do electrical on ACs.     RUN from this no-warranty company! I was with this company for about 8 months and it was the worst experience I have ever had with a warranty company. I would give Select Home Warranty "0" stars if I could. To start, when researching this company you speak to someone whose first language is English, but after you sign with/pay them you only speak with people from what sounds to be India and you may or may not be able to understand them. They have difficulty getting technician to come to your home, no matter the concern.

    I made a claim for a plumbing stoppage and it took more than a month to get a technician out to take care of my stoppage. When they did get a technician out, Select Home Warranty refused to cover all of what the technician said needed to be done. Later, I made a claim to repair an air-conditioner. It too took over a month to get a technician out to repair my unit. My family went over a month in Georgia summer without air-conditioning. When they did finally get a technician out to my home, Select Home Warranty agreed to cover the parts, but I had to cover the labor charge, on top of the service call charge. Labor costs should have been covered along with parts costs. Select Home Warranty picks and chooses what and when they will cover, and they are in no hurry to do that.

    After all of this, over a period of 8 month, I decided to cancel my service with Select Home Warranty. This company determined that I would receive only one third of the 42 months worth of service which I prepaid upfront. They determined it fair practice to return the remaining month of the contract, but they charged me for the 8 months they provided the absolute worst service, and they charged me for the parts and the labor for the HVAC claim of which I paid for Select Home Warranty to cover. So, in essence, I paid for coverage but they did not cover me. I had to pay Select Home Warranty for the 8 month I was with them, and I had to pay for labor and parts during that 8 month period. Again, RUN FROM THIS COMPANY!!!

    This is the worst home warranty plan I have ever had. I had one before that changed owner, so I opted out and searched for a new place. This is how I found Select Home Warranty. I had 2 claims with them, once on my fridge water line that when the guy came "fixed" it until the part came in. That lead to a water leak under the fridge I didn't know I had, and it messed up my flooring. They didn't care. Then had a claim on my dryer and they said it was too old to fix and offered a whole $75 to help replace my dryer. BUT they would not send the money until it was fixed or replaced, and I sent in an invoice and they needed 30 days to repay me.

    After the dryer issue I wanted to cancel but it was in the middle of the month and they said to call back a couple days before my billing cycle. I did that this month but still was charged on my billing date and they will NOT refund it. On top of that they also charged $50 for canceling a MONTH to MONTH policy. I didn't break any contracts of any kind but they have it in some fine writing you will be charged and they do NOT tell you that when you call to cancel to "remind" you or tell you this is happening. So, instead of not paying anything for March 2025 I ended up paying almost $100 this month, more than double what I usually paid a month.
