The people at Select Home Warranty are extremely knowledgeable and helpful. I had a wide variety of questions and they readily and adequately answered each one. I am far more comfortable now should something go wrong in our home, knowing that the repairs or replacements will be in the hands of Select Home Warranty.

This company have been nothing but a headache. Anytime something needed to be replaced they refused to cover it- even when it clearly fell under warranty. Twice they admitted fault and told me they would waive the service fee. But after the technician came out, they completely changed the story and tried to charge me anyway. They do not honor their word, and they make it extremely difficult to get real support, Save yourself the stress, do your research and look elsewhere.

I had filed a claim in March of 2025 to have a dishwasher repaired. They send out a tech to times to try and fix it. The first time the motor was replaced (4 April) and it failed again then the motherboard was replaced (15 May). When I called them at the end if May they said they had not got the report that the motherboard had been replaced. Finally around 4 Jun they said they had the report. But when I talked to them again they didn't have it and then finally on 10 Jun one of the customer service operator said they had it and it stated that it was unrepairable. But SHW wants to send out another tech to check it out. Got an email on 10 Jun for a new tech to come look, but when I called to find out the status again I had them call the company and they stated that they don't service my area. Spoke with a Supervisor (Raymond **) and they said they would fix me up with someone else (who again didn't service my area).
When I called again on 19 July they told me yet a different tech who would be contacting me, this one did. I called a few more time with them saying they still can't do anything because they have no report stating it was unrepairable, Finally on 28 July they said that they got the report, on that same day I received a email stating that if I did not contact them about my claim it was going to be closed. I have been calling them every other day for months now. Got a email from the claims department that stated that they would give me $175.00 for replacement. I had only had the dishwasher for 3 yrs. But I found out that the depreciation goes from date of Manufacture. They told me that my dishwasher was 7 yrs old when in fact it was only 5.
I did my research as I told the supervisor I would and when I called back to tell them that they should be giving me back $500.00 they change their tune and said that they is what they had decided on. Then I was told I wouldn't even get that until I went and got a dishwasher on my own and paid it and then they would reimburse me. Well I did that and after I send in the first picture (it was a little blurry) I resent it and was told they never on 7 August that they never received it. So I had to resend it about 3 times with the lady on the phone. But when I requested to talk to a supervisor he stated that they had received the second picture (which was good) on the 4th. But that my reimbursement form would be sent out 7 days from the 7th. Which makes no sense since they received a good one picture on the 4th.

Nice representative when I called. Very easy to sign up. Received two months free and a senior discount for being over 55. Cheaper than what I was paying with another company. This company was recommended to me by a friend that also signed up from a different company.

This is the worst company to communicate with. Denied a covered part that their company's technician installed and failed due to improper installation. I received approval from SHW to use my own technician and then they denied the claim on covered part stating I had the work completed already - I did not! They say they are going to call you back and they don’t and then when I call them, they say they tried to reach me - they did not. DO NOT BUY A PLAN FROM THIS COMPANY.

Salesperson led me through my own skepticism and also worked to lower my quote price. Select Warranty will be a great addition to our new townhome. I’ve had a warranty long ago and paid more for a top plan. I look forward to any claims I may have and hope it’s as seamless as sales.

The offer was very competitive and the coverage offered was very comprehensive with clearly defined terms. They matched and exceeded the offers I was entertaining from competitors. I especially liked the additional coverage options for items not included in the more basic plan.

Service was OUTSTANDING. I noticed one detail, however regarding a Service Call in the amount of $75. I should have known to ask the question so shame on me. Johnathan offered me several options on terms of length of contract. I went for the 6 year contract. When I learned of the cost savings and even 6 extra months on the current promotion. Have had the policy for a few years. We had one issue handled successfully and without issue. But after submitting the second request (same issue as before) a year later, no response and no technician was assigned for weeks. Finally we booked our own provider and submitted the receipt, only to be told (very defensively) by the company it wouldn't be covered - despite it being the same issue as before, and despite Select Home Warranty not assigning a technician for weeks. Would not recommend. Heard from local service providers that no many local service companies are willing to work with them given their track record.

I have been with different home warranty but my experienced with Select Home Warranty is the worst, I will not recommend them (SHW) especially to my friends, relatives and whoever read this review and if you are planning to get a home warranty, never used them. Yes the price per month is affordable but their service is worse.

Please review the calls as to when I initially purchased the service and the sales agent that sold me the contract for the septic. They told me that pumping was included come to find out it doesn't. I dont like how I have to keep calling contracting companies that goes straight to vm.

It has taken me three phone calls to get my refund sent. First call I don’t remember who I talked with, he said he would refund my money and change my contract to monthly. Second phone call I talked to a manager Dan, who told me nothing had been done and he would take care of my refund and policy change. Third call talked Jackie this morning. She is supposed to have her call me when my refund has been issued. $2099.96. After this is received I want cancel everything!

Horrible. Run not walk away from them. 5 times I called them and they couldn’t find a tech to come out and fix my sprinkler system. Then they told me to find my own guy to fix it. They ran them through the wringer and no one would come out. Finally got someone to come out, called and they said $100 more to come back. Guy on phone said ok for extra trip charge. Now management said the overall repair is too much. I said find someone to do it for less then. Answer was we can’t. Lol. All the reps are over seas and very deep accent and very difficult to understand. Also was told (sold) that they pay for it up front after my deductible. That is not true, it’s a reimbursement plan and you wait for a check. 6-8 weeks. Wish they would just give me my money back. Now I’m out $85 and praying they will approve some of it. Horrible is an understatement

Enrollment was quick and smooth. No high-pressure “deals.” I highly recommend SELECT HOME WARRANTY. I changed after many years with another warranty company. I look forward to many years with Select Home Warranty. The home warranty program is a life savior especially when a major problem comes up. It also can be very useful when you have small problems.

He believes in what he’s selling and did a great job promoting his company and their coverage. Aggressive sales agents wants to sell long-term contracts without mentioning all the restrictions. Once you have signed up, you’ll find all those hidden clauses, eg. no replacements for main parts within another 30 days, and no repairs for refrigerators with problems of the sealed systems, and on and on. If you want to cancel after 30 days, they’ll charge you $75, plus any service costs in addition to what you’ve paid.
Service is horrible, and website provides no status update. It feels like they are trying to deny your claim and find any reason they can once you file claim. They denied my claim when the fridge control board needed replacing after the initial 30 days (which might only cost a couple hundred dollars). They also kept asking me to find service somewhere, saying they’ll reimburse me (god knows how much, as they are that cheap.) Never use them again.

This company is an absolute scam. I had two claims that were denied without 3 full years of maintenance records. I've only owned the property for 3 months. I provided 1.5 years of records from the previous owner, and all they would reimburse me is $150. My deductible is $125 just to bring someone out to the house. The entire call center is located overseas so good luck understanding them. DO NOT BUY THIS POLICY.!!!

It is a scam: the HVAC technicians selected by Select warranty, came to my house to diagnose my AC. They told me the compressor is dead, that it was shortened to the ground due to wear and tear. Select warranty ignored the diagnosis and decided that it was an electrical failure and not wear and tear. Electrical failures are not covered and therefore they denied my claim. Their representative mentioned ,on a recorded line, that they interpret it to their advantage. How convenient it is to change the diagnosis and decide that the cause is an electrical failure. Why sell warranty when you intentionally do not cover it. I called them and tried to talk to their representative. You get people who read scripts over and over again without listening, discussing or attempting to understand. It is a big scam. This was our first call in 1.5 yrs. Now I understand why they sold me the policy at a discount SCAM.

Terrible company, terrible customer service. Called about our AC, had to wait over 2 weeks and still not repaired. Cost for repairs $455.00, price Select Home Warranty will cover is $320. So we have to pay the difference even though they picked the repair company and authorized the parts and repairs. Awful to work with-can’t understand their service reps!

Select's website says coverage starts after 30 days but it does not say it's limited coverage. 30 days is for repairs only. For replacement it's 60 days (as stated in very fine print buried in the contract) which the website did not specify or my salesperson did not specify

Never had to use them but it is good to have coverage, Price is important and I feel confident when I need them I will use them, they'll be there to fix all my applicances in my house and gararge. While searching for other products similar I find them within my costs.

I have had this coverage for several years. Whatever was wrong with my appliances was something that was not covered. And the replacement coverage they promise? It is based on how old the product is which means you get pennies on the dollar. You can also expect to have Workmen come out who will high-pressure sell you something you don’t need or do poor work. I wish I could’ve read an honest review before I spent so much money on this.
Customer service is usually very polite and courteous but the connection is so bad that you can hardly understand what they say. Expect to have everything repeated many many times. And of course, you’re not really paying these big bucks for someone to answer the phone. You’re paying for coverage of your broken appliances. I have had good coverage before and I know that this is not it.

Horrible service, horrible selection of vendors and high rejection of claims, stay away from this warranty company, the team will look at possible ways to reject your claim and offer cheap discounts, 30$ here and 30$ there to keep you on the policy, but will not approve your claim.

Very worst company, they find reasons to deny your claims. If I could give 0, I would. Do not waste your money, stay away from this company. Regret signing up with Select Home Warranty. Nearly every time I’ve submitted a claim, it’s been denied — often with vague or inconsistent explanations. What’s the point of paying for a home warranty if they refuse to cover essential repairs? Their customer service feels more like a scripted runaround than real help, and it's clear their priority is avoiding payouts rather than supporting customers. Save yourself the stress and look elsewhere. This company does not stand by its promises.

This is the worst home warranty coverage you can get. I do not recommend you waste your money on this business. Your warranty policy may state an item or part is covered but Select will deny it based on other factors. My washer went out and it needed a new panel, Select Home Warranty states that panels are covered but only up to a certain amount, so if you have a fancy smart washer, panels range up to 500 bucks select will only cover 175. So you pay 69 for your service fee and in the end you really get 106 towards your replacement washer.
I just had a service call for my Air Conditioner. The contractor stated that the Fan Motor needs to be replaced due to wear and tear. Select home warranty denied the claim stating that it's due to an electrical failure, even though my policy CLEARLY STATES that fan motors are covered and the contractor clearly stated that it was not an electrical failure but wear and tear. Select home warranty doesn't abide by the policy and will come up with something else to deny the claim.

When I called Select Home Warranty, I was readily connected with Richard, a customer service agent. I explained that I resided in a condominium and therefore did not need roof or garage door service in my contract. He readily provided an appropriate plan, identifying its benefits. He then provided a five-year pricing plan that substantially cut my annual and visit fees, so that I'm paying a very reasonable amount for Select's service. The entire process took less than ten minutes. At this point, I am very satisfied.

Chase did a great job in explaining the policy and helping. Would recommend him to family and friends. I’m a realtor so it’s a great gift for my buyers and sellers. Plan seems great and so does the service fee. Gives peace of mind to customers. Moving into a home it puts everyone at ease.

They do not cover anything. They have a lot of clauses in their contract that eliminates everything. They will send a technician out just to get your $75 and deny every claim. I had two claims that were denied because they go around everything. Read the contract prior to signing. They do not send the fine print until awards then you screwed. I'm disappointed that I had to select 1 star. Worst experience ever. Never again.

Do not waste your money on this HORRIBLE excuse of a company!!! So many problems with them. My washer broke, they couldn’t get someone in to look at it for OVER 2 months & counting, kept telling me they were working on it, and would have someone in within 48 hours, kept prolonging. Said I can hire someone if I wanted and they would reimburse me but I wasn’t gonna fall for that. There’s always a loophole with them. Why would I pay for home warranty just to pay for someone on my own and hope I get reimbursed. It’s their job to find someone and that’s why I pay them. I heard companies don’t want to work with them and do their jobs because they take FOREVER to pay them so that’s why they couldn’t find someone to take my job.
I finally had enough and told them to refund me and cancel my plan. They charged me for every single day I had them even tho they did not do anything for me. That’s definitely why they kept prolonging me saying they will have someone in 48 hours so that they could take as much money as they could from me. I spoke to multiple managers too and not even a manager could help solve this. Managers would also take forever to call me back. Sketchy awful company!!

Your representative was very understanding and didn't push me too hard as that may have resulted in my changing my mind, possibly cancelling my request.

I am happy with the customer experience I had. The person I was dealing with understand my requirements and gave me the solution best fit my requirements and I feel the price competitive too. Salesman, Lucas, was quick to reply to my inquiry and helpful. He picked up on the needs for our house, such as additional coverage for our 3rd AC unit in the 2 story house. Price is reasonable and it seems to meet our needs. I hope the contractors they use are equally responsive. I was glad for the information and will be happy opportunity to get rid of our former warranty company.

If I could give a zero rating I would without question. I am a new customer of ten months and place two claims the past two weeks: 1) ice maker on my refrigerator was not working, 2) heater manifold on my pool heater was vibrating and shuts down. First, the ice maker repair was denied saying it was an exclusion on my Platinum Plan I have and should have add ice maker option at the beginning of the policy. There was no mention of such an option when I first signed up. Second they did not have a technician to diagnose my pool heater problem. My technician clearly explained the heater manifold was the problem yet they came back and said a leak is not covered under the terms of the contract. We had two follow up calls with the claims department with my technician on the line to explain there was no leak. Each time they came back to say there is a leak and leaks are not covered. Wow what do they cover?

Great customer service, requested information and within minutes had received a call and was able to lock in a set monthly price for as long as I have my policy with Select Home Warranty along with service call fee with the Platinum Care package. Covers things like plumbing, A/C cooling, Electrical system and Water heater to name a few. Check them out.

If they not had no stars, I wouldn't have checked 1 star. When we took out the policy, we were told AC was covered, and if it can't be fixed, they would replace it. Now we call and wait till they get someone out there, and now they told us leaks are not covered. The salespeople sell their souls to mislead people into selling a policy. They look for reasons not to pay out. They show best in service in 2017 & 2018, I guess they couldn't be best in service for the last 7-8 years. GEE, I wonder why. Stay away.

Positive experience if you want a homeowner protection plan. They are a little pushy but calmed down when you tell them no. I research several before picking this one. You have to wait 30 days before you can file a claim. They did not tell me this. I have not used the service yet but my hope is I don't ever need it. This is probably just a hope since life happens in the home. We will see what happens.

I don't think I have written a review ever but felt this needed to be said. I gave them 1 star but if I could give them 0, I would. Customer service is awful. It's like talking to a robot. The main issue I signed up for was the potential of my AC going bad. And asked them, if it goes bad, will they fix it. The answer yes. Well, long story short, months go by and then the AC goes bad. Well... They didn't fix it. They danced around the issue, saying under section blah blah blah... it will not get fixed. So basically, they will say anything to get you to sign up, but when you actually need them, they won't help. I can't say how disappointed I am. I don't know how they have 5 stars at all. I talked to 4 different people. All the same situation. Kind of think the reviews are made up.

This is the cheaper end for sure, but for a reason. Don't purchase. After the Sale (purchase of plan) they disappear and will not return calls or answer. They have no customer service, horrible vendors who stick you with additional costs. I have given up, (which is what they want) and I just pay of of pocket. I got a friend to switch to them as well, and I feel terrible. She and her family are experiencing the same issues.

We placed a request for our washer to be repaired on 5/2/24. A month later on 6/5/24, D&D Appliances and Repairs were dispatched. We were told that the washer needed to be replaced. The request to replace the washer was denied because "the repair visit was not authorized." Several attempts to cancel the policy and get a refund resulted in being referred to an automated system with no human callback to resolve the situation. Since there was no refund for the six-year policy, that was only in its second year, we confirmed the policy is still in effect as of 7/28/25.

This company sucks! They pay very little on any claim and it takes several days or more to get a repair tech sent out. They take a week or more (it will be more than a week ) to make a decision which is always a couple of hundred dollars max. Their customer service is in India or some place in that area. If you like delays, poor service, and low replacement money, then Select is for you. If not then Select some other company!

Mind you when I signed up I asked for the highest coverage they have and something that would cover everything. My Ac went down a month ago and stopped cooling. I called them the tech came in stated that it was Freon leak, guess what they didn’t cover that, then I asked the tech if I can just pay it outta pocket. While he was doing it he realized it wasn’t the freon and my compressor was completely out and that needed to be changed, they denied that as well saying I gotta wait another month and they would be able to do it, another month passes (mind you I'm in Orlando and my house was about 90 degrees I had to stay at hotels throughout the month), then they send someone else just for them to deny the claim again. They are terrible, save your money and sanity.

They told me to get my own service technician because they couldn't find one. Then it took them more than 30 minutes over the phone to approve the diagnosed repair. Don't approach this company. The way they handle their claims is ridiculous. I called about an odor/Sulphur smell coming from my toilet that occurred randomly. I had to take a day off work for the plumber to arrive, who couldn't smell anything (as it's random). He recommended possibly pulling the toilet out and replacing the wax seal, but at the time there was nothing he could do. He reported this to Select Home Warranty and left.
I was eventually able to mostly replicate it, contacted Select Home Warranty again and scheduled the tech to come out again. I had to take a second day off work, losing money. The tech came and informed Select Home of his findings (which were the same as the first time), and Select Home closed the claim citing that they do not cover appliances that aren't malfunctioning and are just "smelling".
Keep in mind, we don't really know what the cause is, but this was the tech's best guess on resolving the issue. But fine, assuming they don't cover "smells", this is something the tech informed them the first time, as far as pulling the toilet to resolve the smell I was reporting. They could've told me they wouldn't be covering this claim after the first report. Instead, they let me waste more time just to tell me after a second day off. This is probably the most retarded way I've seen a company function, with a total lack of regard for their customers.

The company will attempt to sell you a multi-year plan on your first call and will give you the run-around anytime that you call in for service. They are never willing to pay for anything that is listed within your contract. Do yourself a favor and run. Last year I was forced to purchase window AC units while they sent their horrible AC ”specialists” to my home. They either didn’t show or weren’t real businesses. Finally got approved to hire my own company after being without my central AC for 2 months! AC went down again this year and same story but had to buy another window AC due to the heat wave. First AC “specialists” they recommended was from 60 miles away, so they sent another from closer to my home. He came and checked my system. His recommendation was to replace the system. That is over $12k! He never submitted the paperwork to SHW and this is THEIR guy. They okayed me to hire my own guy so I called the same reputable company that fixed my unit last year. $500 and it works great.
What does SHW do? They deny my claim because I didn’t get pre-approved for the parts and labor. Keep in mind I have been without my central AC now for a month and had to buy another window AC because they made me wait a month already. This is their scam practice. They make you wait for their approval while you give up and pay. Next step, BBB complaint.

On July 18th our sump pump went bad in our basement and our basement flooded. We called SHW (Select Home Warranty) to file a claim. Our policy # is **. Our claim number is **. We were told that it would take 24 - 48 hour to find us a contractor. After thinking about it for an hour or two I called SHW back to ask them if we are to let the water in our basement stay there (in that time frame alone it had gone up) until SHW found us a contractor. I talked to 2 people who told me they couldn't tell me. I asked them if I put my own sump in would it void the contract. The third person told me I could look for my own contractor if I wanted to. I tried to find a contractor but to no avail. I did not hear from SHW until July 23 when I had to call them myself.
I asked them why no one contacted me for 6 days to see if I had gotten anything resolved. No answer to that question. I told them that I had put a new sump pump in because I didn't want the damage to get any higher. They denied my claim because of that. I was told they didn't call me back because since they told me I could look for my own contractor they didn't have to look for one themselves and didn't have to get back to me. What was I suppose to do? Let the water continue to rise in my basement. To me this is not about the $120.00 I spent on the sump pump but about the terrible customer service we received.
I asked the last person I talked to if it was in the contract that since they told me I could look for my own contractor that they didn't have to continue to look for one themselves. I was told that was not in the contract but, that is how the process goes. I was also told that the next claim I have should be handled better. Of the 6 or 7 people I talked to only one showed any empathy for our situation. His name is Sam. This situation was horrible and I doubt if I hear from anyone after this, but it would be nice if someone called and understood the situation we were in and what we had to do. I have had this warranty service for the past year had have had to make two claims, both of which have given me problems with process and outcome. Each time, it takes at least 48-72 hours from time claim is filed to time technician is assigned actually able to come out (for first, refrigerator stops working, that timeframe is not reasonable). Next, the communication with customer service is frustrating, usually the person on the other end is either very slow/unhelpful and the conversation is painful, OR the person is hostile and aggressive. I have had much speedier and efficient, and actual courteous customer service, with other companies (like First American Home Warranty) to which I intend to return.

Wow! Where do I start?? My first claim was for an electrical switch that would turn off occasionally. Got it approved and fixed in 48hrs.But after that forget it. A minimum of 48 hrs to get someone out "to diagnose" the issue then a min of another 48 hrs to get them back out to fix it so by the time all is done it would be over a week to get a repair done. The quality of the contractors were such that repairs weren't done correctly the first time so they had to be done more than once. The breaking point was when my pool motor stopped running and it took a week for them to even send someone out. Pool owners know how quickly a pool can turn green in a short period of time. So My plan was to cancel the home warranty and call a pool company to fix it since they have been useless.
I have been told that I would lose the right to get my prorated amount back because I made some claims. I originally paid approx $1600 for a 3 yr plan after confirming with the sales agent that I could cancel at any time and receive a refund if I wasn't satisfied for any reason. He did mention they has a $75 cancellation fee. And based on the amount of time that passed my refund would be pro rated. Now I'm being told that they will deduct the amount they paid for my claims from my $1600 so I will only receive $500 if I cancel now. I have had this Warranty less than 6 months and I have had to pay out of pocket for plumbing repairs because they have denied a claim already. So do yourself a favor and don't even consider. By far THE WORST HOME WARRANTY COMPANY EVER!!!!

SHW is a complete at total scam. They rope you in and make you pay a lot of money upfront and then cover a few small things to make you trust them. Then when it comes to further repairs or bigger ticket items they play every trick in the book to avoid paying. They literally lied and told me that my repair tech stated in his verbal report that he recommended an “upgrade” for my washer when he in fact recommended nothing more than a replacement. They did this because they knew that my policy only covers replacements not upgrades. My service tech was so mad he called them back and nearly cussed them out on the phone.

Terrible customer service. I was given wrong information regarding my claim and was stuck with the repair bill. They refused to admit their mistake even though it was document. I ended up have to pay for the A/C repair and was not reimbursed. The first technician that came to repair it took my $150 and did not repair it. The second repairman had a week wait. My experience with Select Home Warranty has been nothing short of a complete rip-off. They employ deceptive practices at every stage – from selling their policies to servicing claims, and even when you try to cancel. I deeply regret ever signing up with them. Here are the facts of my frustrating experience:
* Oven Range Not Repaired, Ridiculous Payout: When my oven range broke, I filed a claim expecting a repair or a fair replacement. Instead, after significant delays and back-and-forth, Select Home Warranty refused to repair it and offered a paltry $125 to replace the unit. Their excuse? "Depreciation value" and some obscure clause in their contract. This amount doesn't even begin to cover the cost of a basic oven, rendering the warranty completely useless for this appliance.
* Garbage Disposal Denied Due to "Age": Next, my garbage disposal stopped working. Again, I filed a claim, only to be met with another denial. This time, the reason given was the "age" of the unit. They offered a laughable $75 as a payout for a replacement. It's clear they are looking for any excuse to avoid their responsibilities. If age is a factor, why wasn't this clearly disclosed or factored into the premium, and why offer a token amount that doesn't help at all?
* Unfair Cancellation Fees and Refund Calculation: When I finally decided to cancel this scam of a "warranty," they hit me with more outrageous charges. They demanded a $75 "loyalty fee" just to cancel my contract, which is an absurd charge for a service that has provided zero value. To add insult to injury, when calculating my refund for the remaining term, they used the full, undiscounted rate, despite me paying a discounted rate for the annual term upfront. This is a clear example of their predatory and deceptive billing practices.
Select Home Warranty consistently finds ways to deny claims, offer minuscule payouts that don't cover real costs, and then nickel and dime you with unfair fees. They are masters of deceptive practices, from their sales pitch to their service denials and their cancellation policies. Do yourself a favor and DO NOT sign up with Select Home Warranty. You will save yourself money, time, and immense frustration.

My wife and I paid $2500 for a 10 year Home Warranty. Last week our 25 year old Goodman Heat Pump stopped cooling. The technician determined that all the coolant had leaked out and the condenser was frozen up. The technician said the compressor and condenser both had bad leaks and could not be repaired. He said that he could not get any parts for our heat pump and it would have to be replaced. A claim was submitted to Select Home Warranty and they said freon leaks weren't covered. The freon leaks did not cause the compressor and condenser to become defective. The components failed and the freon leaked out. This company is a complete sham and I personally will report them to Consumers Report. Please don't advise anyone else to waste their money on this Select Home Warranty company.

I would give them no stars if I could. We have had a platinum-level policy with Select Home Warranty for five years and just filed our first claim. Based on that experience, we have cancelled our policy. The policy states they will repair or replace your appliance at their discretion - meaning whichever is more cost-effective (for them). The compressor on our refrigerator went out and needed to be replaced. They offered a cash settlement of $150 based on their determination that based on the depreciated value of the refrigerator, it was not worth fixing. The part costs $450.
After multiple calls to customer service, we were not able to speak with anyone on their Resolution Team to get an explanation for how they concluded $150 was sufficient reimbursement. The customer service reps only referred to the policy section 8.3, which gives Select the right to offer a cash settlement in the amount of their choosing if they determine it is "irreparable or not cost effective to repair." We are extremely disappointed that we have paid hundreds of dollars for this coverage only to find it is basically worthless.

I bought my house in 2021 and home warranty was transferred over to me by the seller. I have had issues with my dishwasher, stove and HVAC system and was not satisfied with how things was handled. I am having with issues with my furnace which is in my attic and was on the phone from 9 am this morning, been bounce around from one department to the next, saying that they are here to help resolve the problem only to have my claim denied. When I had an issue, I paid the service call fee $75.00 and was told the technician would be back within 2 days. I called back within those 2 days and was told there was a labor fee. I am not sure why they charge a monthly fee, a service call fee, and a labor fee of $150 just to replace a thermostat. I will not be staying with this company. I filed a claim from Select Home Warranty for an issue with my HVAC system in June. They were "unable" to locate a technician, so they sent me directions to find my own in order to get the issue diagnosed. I had a company come out and they found the issue to be my contactor on my outside unit. The contactor is faulty and getting excessively hot, which is additionally causing wires to melt. The HVAC company put this in writing on their diagnosis. My claim was subsequently denied by SHW citing an "electrical issue" which is not covered in my contract. I reached back out to the HVAC company, who assured me there was no fault with any electrical component or the wiring, and sent me another diagnosis specifically stating that to clear up any confusion. I have had approximately 6 phone calls with the claims department at SHW to include a supervisor.
All of my conversations have gotten nowhere due to their being excessive language barriers from every agent that I spoke to and a general lack of customer service. I have also sent multiple emails to include a formal complaint. Ultimately, they are unwilling to make any amendment to their denial decision, even though it is written in plain English and the contractor is covered in my contract. I am an Active Duty Service member and I respect companies that follow their obligations. This unfortunately, is not one.

Whenever a claim is put it they try to find things that are not on the contract to not pay and cover the entire amount of the issue. I called to ask a question about my deductible and the automated phone service they provide didn't give that as an option and ended up submitting a claim instead of just answering a question. Then when I called back and pressed "0" for an actual live representative, he spoke so fast I could not understand him. This review sounds like it comes from a senior citizen but I'm in my 30s. It was like the live person was in a race to get off the phone he was speaking so quickly.... when I asked him to slow down, repeatedly so I could understand him better, he finally complied but so far I'm underwhelmed. What I mean is this: Thursday: I put in a service request and received confirmation of a broad service window. Friday: I get notified that a technician has been confirmed for a service call on Monday - why not Saturday? Sunday (the day before): no notification of a refined service window - very unprofessional. Monday: Nothing from the service company/technician. An hour before the window closes I call the service company. No answer and their voicemail hasn't been set up? No response to text or email?
I do an online search for the service company and find they've been closed for over a year, the last reviews were from over a year ago, and the reviews are HORRIBLE across the four big sites. This is who Select Home Warranty deals with? Closed businesses? But how did they even get confirmation for the service call? And I have to wait 2 or more days just to get another potentially sketchy appointment setup? Would their executives want this for themselves? No, they would not tolerate such a lack of professionalism.
My favorite question in these matters: would their executives want this for their elderly parents? No, they would not tolerate such a lack of professionalism. So is Select Home Warranty just a shady wheel of chance? Yup, so I suggest you take your money to a real company, one that's not afraid to list the phone number for their corporate HQ online.

I am pleased with the quick response from the Sales agent. He had an offer for seniors/military that interested me. I have not reviewed the policy detail or filed a claim. The entire process for acquiring a quote online to paying for the warranty was extremely easy and quick. So hopefully, everything else is easy if I should need to file a claim. I had home warranty with SHW for more than 2 years. I was under the assumption that, my appliances would be covered as part of the warranty. My refrigerator stopped working. I have to call them multiple times to book an appointment for the technicians. But even then they cancelled the appointment in the last minute saying the technician not available. So I have to schedule one by myself. The technician gave a quote and they approved the amount for less than 1/10ths of what the actual quote is. Poor service, poor follow ups, and no coverages. For the namesake, if you wanted to have home warranty, you can select SHW. If you really need good appliance warranty to cover your appliances, I would go with other Warranty providers in the market and NEVER ever try Select Home warranty. This is my second experience. First experience is even worst with them.

Select Home warranty does NOT cover roof replacement or damage. They lie about it and deny when submitting a claim for the coverage. I am now stuck with a leaky roof and have to resort to charity for help with my problem that they wouldn't cover and their website says roof coverage which is false advertising.

First we had a plumbing problem and we were denied because part of the problem involved in the which was outside of our home. What?? How would they cover a hot water heater then? Then when I AC went out, they denied coverage because all it needed was a capacitor. SO WHEN DO THEY COVER YOUR AC? When it blows up? Signing up was a breeze. Went for a 3 year plan. Hope I don’t have to use it - haha - but if I do need a repair, I expect to be well-covered. I especially like the idea of 24 hour service call response time. It was a bit of a hard sell to upgrade to an even longer plan but I think I made a reasonable choice. Hard to know when your systems will fail or how long I’ll own the house. Plus, the longer plans are a lot of cash upfront. I wasn’t able to give that much money in advance. If you can, great!

I’m also told I cannot add the newly Installed one for future coverage. We purchased a home warranty in April, paying the full year coverage at sign up. In June we had the water heater go out and spray water all over the garage. I did an online service ticket, it was automaticlly denied stating the did not cover leaks. I called and received the run around from multiple people. I finally was promised a refund of the prorated portion of the years premium I paid. I did get the water heater replaces after to receiving two separate quotes. We paid and submitted the receipt. I also turned them into the BBB. They have the worst customer service reps that I have ever had to deal with! All from India. The "Managers" are even worst, rude people that clearly cannot find a real job.

Signing up was supposed to be straightforward but then I got a barrage of slick upselling gimmicks. I adamantly refused all of it. The rep apologized and gave me $100 free trade call. 8 months later when our microwave fan malfunctioned, I requested service and they told me our oven was too old and they would pay me $95 credit if I had it repaired or replaced myself. Total scam company. They are trying to avoid clams. No reason on Earth they couldn't have dispatched an appliance tech. I demanded a cancellation which was $75 but it's worth not having to deal with them anymore. I should sue them for breach of contract.

This is my first time making a claim with Select Home Warranty and I’ve had a policy for 2 years. It is easy enough to file a claim but hard as hell to get any response. It takes at least 2-4 days before they send information on a technician. Once he comes out it takes at least 4 days for Select to approve. Read your contract very carefully, they NOT cover a lot. If you read what is not covered it is most of the things that go wrong. For example, I had trouble with my ice maker on the refrigerator.. This is not covered and requires additional coverage ($$). Next was my HVAC, they provide no monies towards a new system, which other companies will provide. They do not cover the major components of an air conditioner and they will deny for the age of the system. Roof, they do not cover the underlay, shingles, flashing etc. so what is covered??? The technicians they send out all said the company is very difficult to work with and they see more claims denied than accepted..
I had a preferred HVAC provider and when I called them they said we don't work with them, they are too difficult. One positive, I canceled and they gave me my prorated amount back. So glad to be rid of them. My advice is to look at other companies. Customer Service is the worst and will try and talk you into staying. I had to be firm and say don't read your script, cancel my policy. You will never get someone that doesn't have a script. Also, brought 3 customers with me when I signed on and they have all left due to the same complaints.

Bought their best plan for a period of 5 years. First claim for the ice machine in the Refrigerator was denied as The ice maker needs 139.00 additional plan upgrade. Fixed the ice machine on my own. Second claim was the electric stove control panel went out, that claim was also denied as the panel is not a mechanical component. Got frustrated with their reps and their illogical explanations and cancelled out the plan and lost $418.00 for having it cancelled.

After I join in with an assurance from an agent or owner Brett ** that SHW is different than the rest, I found it untrue. I made my payment and 45 days I had my ac control panel checked after I paid the technician, the claim dept. denied my claim saying there is awaiting period of 30 days before you can put a claim. I said already 45 days and my waiting period is over by 15 days. The technician said they do this to all the people so you end up fixing it yourself.

It's one of these companies that try to find a minor reason not to cover. I had a leak from a shower, a plumber came over, diagnosed, and haven't heard back from them, followed up couple of times, re-assigned a new plumber, none called. That's one. TWO, I had an AC issue where no cold air was coming out, waited 3-5 days, no one called from the techs, I emailed SELECT HOME WARRANTY, and they told me I can get someone to take a look. I did, he gave me a quote, I sent it, nobody replied. I called the next day, the lady told me to fix it, and send them the receipt. I did. Then I was told, I can't be reimbursed, because I repaired because being authorized. It feels like a scam company so far. I have email proofs of everything I'm saying.

I have used this warranty, and it is just a big scam. I bought additional coverage for my spa, and when I needed repair, they kept saying our person will contact you in 48 hours for more than a month, and then I stopped following up, as they were just lying. I had to find a 3rd party technician, and the fix was quick by changing some settings. SHW did not help or respond. I also had trouble with HVAC, SHW sent a technician who said there may be some leakage in the unit. SHW first lied that it can not be covered as it is electrical fault. When I asked for proof of the electrical failure or report, they said now it is an issue that can not be covered as per the terms, without saying what terms. It is a scam.

Do Not get a warranty with Select Home Warranty. They don't honor claims submitted and the wording in the contract is vague. I had an issue with the spigot leaking and put in a claim on the website. The website itself is not helpful and it takes a while to update and provides no information on next steps or how the process works. Customer service is located outside the US and the reps read from very very very long scripts in a way that lets you know they do not care why you are calling. They just want to make sure they read all the words and get you off the phone as fast as they can. In the end. They denied my claim because the contract did not specifically say spigot. It's a huge scam. Save your money. My parents have had home warranties for their house for years and have found them helpful. This is. Not one of those companies. Go with someone else.

I had trouble with the initial renewal but the follow up agent was prompt and got the issue resolved. I tend to not give out credit card numbers over the phone, so I use a service that gives me peace of mind by restricting monthly limits for recurring charges. I guess that I did not set the correct amount on the initial renewal. Ok I bought a home warranty with Select and I called about my wall oven. My oven has a Microwave above it and below is the wall oven ok. When using the microwave it starts to overheat and shuts off. The oven when I push the buttons to turn on it says it's on. You can hear something but it only gets Hot on Roast convection? So when telling the girl about the issue I got the feeling she Didn’t understand. She Just kept saying, "It's a Microwave?" Anyway Within 20 minutes after the call I get an email saying they are going to pay me $ 95.00 for my Microwave? So I call back, I get someone else and this time I send Pictures so they will see this is a Microwave on top and below is the oven. So I've been waiting on a response.
Tonight I get an Email saying Now they Don't want to cover my Oven and Microwave because the Knob doesn’t work or button doesn’t work? So I call for a 3rd time and I tell the Guy listen the oven issue isn’t the Button or the Knob those Work, it's just not heating up. It has to do with the Main board something is wrong? The Worst; Buyer Beware....I want to share my absolutely terrible experience with Select Home Warranty and urge potential buyers to beware. The warranty contract is filled with so many exclusions compared to other companies that it feels like nothing is covered. Recently, my A/C outdoor unit stopped working during the hottest week of the year. A technician was dispatched and determined that both the run capacitor and hard start needed to be replaced, and that the unit was low on refrigerant coolant. However, when the technician began the work, I received a notification that my claim was denied due to the refrigerant clause in the contract.
The technician called Select to clarify that there were additional issues unrelated to the refrigerant level, but the claim was still denied. He mentioned that low refrigerant levels would not directly damage the run capacitor or hard start kit. He expressed confusion about the warranty I purchased, noting that it was very unusual.
Following his suggestion, I contacted Select Home Warranty to resolve the issue, but the representative was unhelpful. When I requested to speak to a manager, I was told that it would need to be scheduled and that someone would call me back. I waited, but no one called. I called again and spoke to another representative, who continued to rely on the contract clause and did not connect me with a manager.
As a result of this situation, I was forced to incur an out-of-pocket expense of $500 for the technician's visit. I consider Select Home Warranty to be a misleading service provider. After reviewing numerous customer testimonials, I regret not conducting more thorough research prior to purchasing a one-year plan. My previous warranty with HSA Home Warranty did not contain a refrigerant coolant leak clause or the numerous other exclusion clauses present in the Select Home Warranty contract, which represent a significant drawback of their policy. I strongly advise anyone considering Select Home Warranty to think twice and explore other options. Save yourself the frustration and financial burden.

After several minutes, Mark convinced my wife and I to agree to an extended contract that American Express was offering. We appreciated his patience answering our many questions and his professionalism. We will definitely recommend Mark and your company.

Nothing's covered… Washer hose not covered, coil for AC not covered and got harassed because I wanted to cancel plan… BTW I had the best plan and still got stiffed. Run and I mean fast🏃♂️ right by this scam of a Company!!!

I did not know there was an exclusion on my policy that I specifically talked to the sales agent about. Had I known this I would not have selected SHW for my service company. I feel defrauded. I will most likely cancel my policy and demand a refund of all premiums paid, as this was the first time I tried to use the service and it was an epic FAIL!

Do not give this company any money! We had a 3 year plan and ended up needing to use them several times and every time was a total nightmare. Read the fine print: they will not cover many things that you assume they would. Including the extra coverage we paid for our pool. Our Booster Pump for the Pool Sweep went out, guess what, they don't cover it (even though I couldn't find anywhere in the paperwork that excluded Booster Pumps).
Our AC went out and needed a $2,000+ repair, in the fine print they cap out at $400 and that's after you have to jump through many hoops to get approval. Our main pool pump went out, again only covered $400 of a $2,600 replacement. Oh, and we had "Platinum Care"!? What a joke. It's always a pain to talk to a rep and have them do anything, they quickly deny most claims and you have to call and call again. They have the most basic website and app, it's laughable. All calls/reps are outsourced to India. If you do decide to try them, just know they will never pay out more than you paid for your coverage, it's a scam. STAY AWAY!!!!

We bought the warranty in April, our AC goes out & they won't cover to repair! The unit had electrical issue which made the motor blow & they're saying our entire house electrical is what caused it when nothing else in our house was affected. So now we have to fork out all the money to fix our AC!

My air conditioning unit failed on June 2, 2025. I filed a claim, and Select assigned a contractor. Days later, I was told they replaced the first contractor because he was “too expensive.” They then sent a second, cheaper contractor who turned out to be inexperienced and unable to properly diagnose or repair the issue. The 2nd technician came on June 12 and replaced the capacitor, but the system still didn’t work. After my tenant reported the issue again, the technician returned several days later. He said it might be the condenser fan motor, but he wasn’t sure, and also wasn’t sure if he could get the part. He told me he needed to talk to Select. After that, Select denied the claim, saying the unit had “shorted to ground.”
I spoke with the technician directly, and he confirmed he never reported a short to ground. He believed there was a miscommunication between himself and Select. I contacted Select to dispute the denial, explaining the technician never made that diagnosis. However, I was told that the denial was final, and that I would have to handle repairs myself. I had no choice but to act. My tenant had already endured 100+ degree heat for three weeks, and Select had failed to resolve the issue. I hired a licensed HVAC technician, who diagnosed and repaired the actual problem — a faulty condenser fan motor — within the same afternoon. It was very easy problem. I am going through legal steps to ask for reimbursement

Had a very good experience. The agent was very knowledgeable. He guided me to the right plan at a very good price. He broke everything down in an easy, understandable way. I am glad that I called this company to get a warranty. They seem like they take care of the customers. Answered every question that I had and didn’t have to think about it.

I purchase this plan because I am retired and fixing appliances. And things around your home can get expensive when I solicited by this home warranty Company. I called the number and the gentleman on the phone told me that my coverage would cover everything applying twice in my home. Also told me that if it could not be fixed repaired, it would be replaced. All that is not true. They lie to get you to buy their policy. And they give you nothing next to nothing. I paid $65 for a tech to come out for my deductible. And they're giving me $200 to replace a $500 to 600 $ dishwasher. That's 3 and a 1/2 years old.
Do not use this company. Also, they made me do the technician. Failed to give them all the proper information on the unit serial number model number. I had to do that through several emails and several phone calls. Now they also want me to replace a 5 to $600 dishwasher. Give them the receipt. Through the email just to send me a $200 Check which I've already spent $65 for a check to tell me. It was broke which I already knew was broke. Buyer, beware. I would have gave 0 stars, but there was no option for that.

Horrible experience with this company! Stay away and save your money. Every single HVAC technician they've ever sent to look at my units has been at least clueless! The company has never paid a penny to do any kind of repair for my AC system! They don't cover anything!!! BEWARE.

Worst warranty company I have ever experienced!!!! They are not from the US number 1 and 2 they try and get the cheapest companies who usually don't speak much English to come out and are usually incompetent. We have been dealing with our Viking oven for over 2 months now with it still not working and they are still giving us the run around and basically telling us to go find a different oven company to come out once again and diagnose it again and pay out of pocket for this new company to come out even though it has already been diagnose but the first guy stopped communicating with us and with Select so they sent out another incompetent company who didn't speak English, and couldn't even ask me for the model number... Had to pull it up on his translator app on his phone.
So when I tried to tell him the previous company diagnosed the oven as the motherboard needed repair but he had trouble I guess ordering the part and wanted Select to order it then that company quit responding and the new guy who can't speak english couldn't get to the model number because the oven set itself to self clean mode which locked the oven door and couldn't be open at the time (door has been able to be open since we unplugged the oven and shut the power off an hour after the technician left our house), so he reported it as a broken door which Select doesn't cover, but since he couldn't communicate that to us he sent it in as a broken door and now trying to deal with Select.
They want to just brush it off and tell me to basically to find my own company to rediagnose it and pay another service fee call which I already paid 2 months ago. Every person you talk to at the customer service line speaks poor English and they are trained to do just talk in circles and not solve or get to any kind of resolution. I highly recommend going with any other company than Select. SAVE YOUR MONEY and go elsewhere!!!! BUYER BEWARE!!!!

Gentleman was helpful in helping me with my leaking water heater and setting up a appointment. Also helped me understand what kind of plan I have. It's my first claim with Select Home Warranty. Now just waiting for service man to call. I'm hoping this will happen quickly and successfully.

It was an easy process, we purchased 2 contracts at this time because of how good the policy seems to be. Jake seem to put my mind at ease on all the things that these policies cover. We hope to not have to use it, but we feel so comfortable if we do!!
