I did not know there was an exclusion on my policy that I specifically talked to the sales agent about. Had I known this I would not have selected SHW for my service company. I feel defrauded. I will most likely cancel my policy and demand a refund of all premiums paid, as this was the first time I tried to use the service and it was an epic FAIL!

Do not give this company any money! We had a 3 year plan and ended up needing to use them several times and every time was a total nightmare. Read the fine print: they will not cover many things that you assume they would. Including the extra coverage we paid for our pool. Our Booster Pump for the Pool Sweep went out, guess what, they don't cover it (even though I couldn't find anywhere in the paperwork that excluded Booster Pumps).
Our AC went out and needed a $2,000+ repair, in the fine print they cap out at $400 and that's after you have to jump through many hoops to get approval. Our main pool pump went out, again only covered $400 of a $2,600 replacement. Oh, and we had "Platinum Care"!? What a joke. It's always a pain to talk to a rep and have them do anything, they quickly deny most claims and you have to call and call again. They have the most basic website and app, it's laughable. All calls/reps are outsourced to India. If you do decide to try them, just know they will never pay out more than you paid for your coverage, it's a scam. STAY AWAY!!!!

We bought the warranty in April, our AC goes out & they won't cover to repair! The unit had electrical issue which made the motor blow & they're saying our entire house electrical is what caused it when nothing else in our house was affected. So now we have to fork out all the money to fix our AC!

My air conditioning unit failed on June 2, 2025. I filed a claim, and Select assigned a contractor. Days later, I was told they replaced the first contractor because he was “too expensive.” They then sent a second, cheaper contractor who turned out to be inexperienced and unable to properly diagnose or repair the issue. The 2nd technician came on June 12 and replaced the capacitor, but the system still didn’t work. After my tenant reported the issue again, the technician returned several days later. He said it might be the condenser fan motor, but he wasn’t sure, and also wasn’t sure if he could get the part. He told me he needed to talk to Select. After that, Select denied the claim, saying the unit had “shorted to ground.”
I spoke with the technician directly, and he confirmed he never reported a short to ground. He believed there was a miscommunication between himself and Select. I contacted Select to dispute the denial, explaining the technician never made that diagnosis. However, I was told that the denial was final, and that I would have to handle repairs myself. I had no choice but to act. My tenant had already endured 100+ degree heat for three weeks, and Select had failed to resolve the issue. I hired a licensed HVAC technician, who diagnosed and repaired the actual problem — a faulty condenser fan motor — within the same afternoon. It was very easy problem. Had a very good experience. The agent was very knowledgeable. He guided me to the right plan at a very good price. He broke everything down in an easy, understandable way. I am glad that I called this company to get a warranty. They seem like they take care of the customers. Answered every question that I had and didn’t have to think about it.

I purchase this plan because I am retired and fixing appliances. And things around your home can get expensive when I solicited by this home warranty Company. I called the number and the gentleman on the phone told me that my coverage would cover everything applying twice in my home. Also told me that if it could not be fixed repaired, it would be replaced. All that is not true. They lie to get you to buy their policy. And they give you nothing next to nothing. I paid $65 for a tech to come out for my deductible. And they're giving me $200 to replace a $500 to 600 $ dishwasher. That's 3 and a 1/2 years old.
Do not use this company. Also, they made me do the technician. Failed to give them all the proper information on the unit serial number model number. I had to do that through several emails and several phone calls. Now they also want me to replace a 5 to $600 dishwasher. Give them the receipt. Through the email just to send me a $200 Check which I've already spent $65 for a check to tell me. It was broke which I already knew was broke. Buyer, beware. I would have gave 0 stars, but there was no option for that.

Horrible experience with this company! Stay away and save your money. Every single HVAC technician they've ever sent to look at my units has been at least clueless! The company has never paid a penny to do any kind of repair for my AC system! They don't cover anything!!! BEWARE.

Worst warranty company I have ever experienced!!!! They are not from the US number 1 and 2 they try and get the cheapest companies who usually don't speak much English to come out and are usually incompetent. We have been dealing with our Viking oven for over 2 months now with it still not working and they are still giving us the run around and basically telling us to go find a different oven company to come out once again and diagnose it again and pay out of pocket for this new company to come out even though it has already been diagnose but the first guy stopped communicating with us and with Select so they sent out another incompetent company who didn't speak English, and couldn't even ask me for the model number... Had to pull it up on his translator app on his phone.
So when I tried to tell him the previous company diagnosed the oven as the motherboard needed repair but he had trouble I guess ordering the part and wanted Select to order it then that company quit responding and the new guy who can't speak english couldn't get to the model number because the oven set itself to self clean mode which locked the oven door and couldn't be open at the time (door has been able to be open since we unplugged the oven and shut the power off an hour after the technician left our house), so he reported it as a broken door which Select doesn't cover, but since he couldn't communicate that to us he sent it in as a broken door and now trying to deal with Select.
They want to just brush it off and tell me to basically to find my own company to rediagnose it and pay another service fee call which I already paid 2 months ago. Every person you talk to at the customer service line speaks poor English and they are trained to do just talk in circles and not solve or get to any kind of resolution. I highly recommend going with any other company than Select. SAVE YOUR MONEY and go elsewhere!!!! BUYER BEWARE!!!!

It was an easy process, we purchased 2 contracts at this time because of how good the policy seems to be. Jake seem to put my mind at ease on all the things that these policies cover. We hope to not have to use it, but we feel so comfortable if we do!!

Lucas is a great salesperson. The only thing I didn't like was the "this price is only good for this call" used car sales tactic. Time will tell if it pays for itself as for the first 60 days it will not cover replacement of any part. I get the first 30 days but most repairs require at least a small part to be replaced.

I was referred to Bruce ** by my neighbor. I found that Bruce was everything that she had stated. He was the epitome of professionalism and provided Stellar Customer Service. Is knowledge regarding the policies and products was exceptional. I was completely impressed as he was able to answer all my questions and elaborate in detail regarding products offered. I was give a phone contact for him and the assurance if there were any issues he would be there with resolution. The agent, Bruce **, was very courteous, patient, and informative. I was having problems signing in to the portal online and had to contact again for help with that and was very helpful and patient since I don’t have a lot of experience dealing with online information. If I could give them 0 stars, I would. Right from the beginning, I had issues. I had bought the warranty when I was closing on my house in a couple weeks. I had issues with lending and the deal almost fell apart. I called and asked if it were to fall through, would I be able to transfer this to a different property or potentially get my money back. The answer they gave me was a rude "We'll cancel you and not give your money back. Let me get right on that." I replied with "NO! That's not what I said, I'm just seeing my options", to which they replied they were cancelling me and I argued with them but never felt sure they hadn't cancelled.
Fast forward to my dryer breaking. They said they'd schedule someone to come out, but then a week or so later called to tell me that they had decided the burden now fell on me because they couldn't find someone to come out in a timely manner, and I had to call my own person and then call in to get approved for the cost to be covered. I got someone to come out, and called them when they were here. They were getting everything taken care of on the phone, when all of a sudden the call disconnected (and don't get me started on how long it takes to go through each level of call person to verify ALL of your info).
I called back and they informed me that they were closed and I'd have to wait 3 days for approval. I had to pay the tech for coming out $128.07, and they told me it would go toward the repair. I had to wait another 2 weeks for them to come back, and during this time I called Select to get approval. They told me they approved only $230.10, of the $400+ that was invoiced. Not great, but something, and at this point I had been going to the laundromat every 3 days to clean the Airbnb I run downstairs as well as my personal laundry.
I called the repair guys and told them, and they were nice enough to reduce their amount and take a hit on the transaction. They came back, and charged me another $101.97, making my total $230.04 (6 cents cheaper than approved), and fixed the dryer. Now I'm trying to get reimbursed and Select is saying it was a "mistake" that their employee made, and only $130 is covered. I'm FURIOUS and waiting for their manager to listen to our recorded call, and make this right with me. The repair guy also told me that they never have a good experience with this company and they refuse to work directly with them. Every time I call I have to plead to talk to the right department... but not before being forced to state all my info every single time even though you see they verified and transferred. This experience has been exhausting.

So far have had a good experience. The rep was very professional and explained the coverage well. The promo price was reasonable. I will recommend to friends. Am Interested in getting discounts whenever possible and looking forward to using my warranty if the need arises. I found that this home coverage is less expensive and has more items covered. I was with Choice Home Warranty, and had problems with the contract coverage. Hoping this will be a better experience. Thank you.

Don’t waste your money, they never cover anything, they have clauses for everything that prevents them from covering any of your appliances. They will keep denying your claims and they will pull up those clauses to justify why they denied the claim. I don’t recommend them at all.

This is the worst warranty company. No US support. The call center is clearly reading from a script. You get talked in circles with nothing getting resolved. I put in a covered claim for pipes leaking under my house. NEVER was contacted by a plumber. I was told by the call center they can't talk to dispatch. Even cancelling this warranty was a nightmare and I will be surprised if it was cancelled and I receive a refund. To add insult, they charged me $75 to cancel. This is after they never fixed the claim. USE ANY OTHER COMPANY!

Terrible experience! We've had home warranties for over 5 years and never had to pay for covered repairs—until now. Select Home Warranty refused to cover our A/C compressor, even after confirming on recorded calls that it was included in our policy. They sent a technician who charged us $60 and then denied the claim, causing us stress and suffering in 100°F heat with 3 kids and elderly parents at home. This company is dishonest, misleading, and only knows how to take money from customers. Stay away—they will harass you and deny what they promised.

My Platinum home warranty. Applying online plus a live customer service was great, so far. The coverage is a huge inclusive for all services that I can think of. I was hesitant at first with so many good home warranty services offered online. I was a home warranty subscriber at one time but decided to disenroll in the past due to services not inclusive. This time, my hopes became alive again. I hope, SELECT HOME WARRANTY won't disappoint me.

Total scam company, they don't answer the phone, promise to call back and never do, they pick the crappiest, cheapest service providers and the worst part, they are using a clause in their own contract documents to get out of paying for a repair: Beware of clause 9.1.2 is talking about exclusions to coverage, this clause starts talking about "appliances and systems" and at the end it says "This policy covers mechanical breakdowns" and it has a list of exceptions, including "Installation" as not covered, You'd think this is saying it does not cover the installation of the appliance, but they're using it to say it does not include the installation of the replacement part, which means they're not paying for the repair, only for the part.
Also, I had to call them 15 times to be able to get a claim serviced because they kept messing everything up, the repairman didn't speak English, and the dishwasher is now broken again after just a couple of weeks after their "repair". I just spent over 1 hour on the phone just to cancel it.

I have 4 claims that I got authorizations for. No company here takes Select Home Warranty for payment. I let the company know this. The representative that issued the claim number said to send in the bill when I paid it and I would be reimbursed. I still have never been reimbursed on any of my claims. They are now saying I didn't get authorization first, then they said the company needs to send in for authorization, but the representative said because they do not take SHW, because they never get paid, I had to pay out of pocket and get reimbursed. But they will not pay me because they said I have no prior authorization. Then how do I have 4 authorization claim number for work to be done? They are refusing to pay me for my out of pocket payment that they should be paying.

I've had Select Home Warranty for 2 1/2 years. I bought a brand new home in 2022 with new appliances. Whirlpool appliances. I recently canceled Select Home Warranty because of their unprofessional, zero leadership, unacceptable service! My ovens display circuit board went out, I called and made my claim. They sent out a service guy who didn't know anything about the circuit board. He literally did everything I tried to do already to reset it. No luck. He placed a claim with Select Home Warranty and Select Home Warranty denied. Mainly because they oven was no longer available.
I spoke with Select Home Warranty and they offered me $200, I told them that's unacceptable. It pretty much a take it or leave it. Select Home Warranty told me once I purchase or repair my oven they'll send funds. So in the process of all this my wife and I decided to cancel the policy. We were told because the claim was made before the cancelation we would still get the measly $200. Contradictions all over the place now from their service representative, we do not get our measly $200, and they charged me $75 for canceling early. This place is nothing but a scam, they take their money every month, but deny most claims. PLEASE BEWARE OF THIS HORRIBLE COMPANY "SELECT HOME WARRANTY". THIS COMPANY IS A RIP OFF!!!

When I went over my contract with a representative they assured me the items were covered because I was purchasing the best plan. Both of my repair request were declined unless I paid more money. I requested my account be closed. They wanted more money to do that. I spent 3 hours on the phone only to be told if you want something fixed or to cancel your contract you will need to pay more. Watch out. This company is a scam.

Do not cover what their policy states. Have a dishwasher with issues. The won't cover it. Why? THEY SAID THEY DENIED THE CLAIM BECAUSE THEY DON'T COVER DOORS! Though the policy states: "This Agreement covers all modules, components and parts of the dishwasher necessary to the functionality of the dishwasher. (i) Control board (ii) pump (iii) switches (iv) drain pump (v) temp control (vi) heating elements (vii) drain lines." Every dishwasher for 30 years has the is controlled by the door!

I recently purchased a home and while there is nothing that concerns me, it is a small price to pay for peace of mind. The service was great; it was simple to set things up. My agent was knowledgeable and easy to work with. My biggest concern was a septic system because I've never had one before. This warranty covers that system.

I had a good experience dealing with the salesperson from Home Select - they answered my questions. Hopefully they live up to their promises. If the service lived up to the promises I will recommend them to others. I believe the value is worth it. One key thing I was told is that there is a replacement promise meaning if the product can’t be fixed it’s replaced.

I am waiting for the contractors for my issues to contact me to make an appointment to do the repairs etc... So far easy it was easy to reach a claims specialist, and everything is emailed to me with claim number etc... People that answer the phone are very Thorough. Agents are also very Informative and knowledgeable. Agents are courteous and Attentive. I believe this warranty to be of Great value. One of the worst claims processing and homeowner portals I've seen. In order to access the portal to do anything, you must enter your email address, receive a token at that email address, then enter the token in the portal to gain access. I never receive the email with the token, forcing me to call customer support and wait in a queue. It took a week for them to process my claim just to get a technician to my home for diagnosis.
The guy took a look at the unit, decided it was old, and not fixable, didn't take anything apart to look closer and decided a replacement was the only viable option. For a washing machine replacement, the new one costs approximately $800, they gave a $185 reimbursement. After charging a trip fee for the tech to do nothing, we net around $125. Does that make sense? You pay a premium for the warranty, you pay each time they send someone, then they give you practically nothing for replacement. I would never recommend this home warranty to anyone.

Home warranty protection. Because we finalized on the 3rd of July it is taking a while to receive our final contract. Hopefully by Monday we will have the final contract. Our agent was very good and responsive. The added incentives for extended contract made his offer too good to pass up. WE look forward to a long relationship with Select. Not sure about the actual home warranty as we literally just bought it, but the sales rep Ryan went out of his way to get us the best deal. Obviously he wants to sell something, but I was already set on a price and told him I was ready to buy since they had a sale going, but he went out of his way to get me an even better deal that I was not expecting nor asking for. More importantly, when I called I got an actual human being that sounded like he was in the same time zone rather than someone reading off of a prompt.

Simon Walsh provided great service in a non-pressured manner. He offered an excellent price for extended services that have the option to transfer when I move to a new home. Simon was polite and informative. I compared this service to two other providers' offers and found this to be the best of the three. It's also the highest rated on the site I checked.

So far I've only purchased 2 warranties for my home and my condo. I haven't yet used the service so I can only comment on the sales rep I spoke with. The representative I spoke with, Jake ** was patient with me, explained everything, was helpful and never pushy. He was pleasant and I appreciated the simplicity of the transaction and the price and the service seemed like it was much better than the warranty I had with another company.

Called to discuss possible contract for my home. Ended up agreeing to coverage on one property, the second to be discussed with my wife and I am to get back to them next week to obtain it or not. Agent provided good service and was accommodating re: my need to review further with my wife on other property before committing.

Select Home Warranty does every thing a scammer does, promises that your appliances, Garbage disposal, A/C.....and W/D etc.. when submit a claim they can't find a technician to analyze your problem, then "we do not cover that part" or you have to replace it yourself and pay for the service and then we will decide how much we will reimburse you. If you can understand their "customer service" personnel.....that's......do not buy this "warranty".

Submitted my claim on 6/23/25. Called to check on my claim on 6/26/25 since I had not heard anything from Select Home Warranty (other warranty companies call and keep you in loop) and told them I needed to know something as I was hosting a very large graduation party and needed to use the refrigerator. Was told that they would escalate my claim and let them know my predicament and that I would hear back by 1-2 business days. HEARD NOTHING. So I called again on 7/3/25 because now my freezer portion was out and I had lost all food in there just to be told that my claim had never been escalated and that he would now escalate again and I would have to wait 1-2 business days (heard this before) and suggested we buy ice daily to keep our refrigerator cool. Big thumbs down.
I told them I should get my money back for the previous month since they basically sat on my claim and was advised that that was not an option. Your best bet would be American Home Shield. They communicate. Have a way better website to keep track of your claims and information. SELECT HOME WARRANTY two thumbs down. Customer service stinks. Throw the whole company away.

They deny every claim. I've had 3 different claims and the 3 different repair men all said themselves they have NEVER seen a claim approved. They will find a reason to deny any claim. They also pigeonhole you into selecting a problem so the repair guy will only look at that issue instead of finding out what is wrong with it themselves. Ex. My ceiling fan isn't turning on idk if it's a problem with the light switch or the fan itself. They wouldn't accept that and would have to put in 2 separate claims for on issue that's $85 service call for one problem broken into 2 so now $170 that they will deny. Nothing is EVER normal wear or tear with this company. Electrical board in my oven went out and was denied for improper maintenance... How do I maintain an internal component?
AC went out and my smart thermostat said y1 wire not detected. Put in a claim but since they force you to pinpoint a single issue they don't cover the actual problem. A duct was clogged which I had to pay plus the 85 service call. $200 for a 5 min fix I had no idea was the issue. I owned a home in NV had home warranty there and they honored the contract. SHW shouldn't even be allowed to be in business. As I said 3 different repairman said they deny every claim. They always find a way.

I was considering a warranty here at Select Home. So I was Shopping for price for what you get, The Rep on the phone was Nice. I asked about Limits of their Liability, example If My Ac dies and can't be repaired, he said they replace it with new, Truth is according to their website ac was capped at 3 grand top. Not exactly true... So were some other items like electrical, It had a 500.00 cap... An Electrician bill could exceed that easy.. SO No Thanks. PASS.

We bought the one year package and the first month we filed a claim for a leaking refrigerator we waited 2 weeks for a maintenance call. IT NEVER OCCURRED!!!! They offered a free service call when I called in the first time. The second time the gave us a free month. The third call I demanded a refund. As a real estate professional, I cannot recommend Select Home Warranty. They advertise a comprehensive homeowner's coverage in their sample policy, but when it comes time to receive the actual document, it doesn't match what was promised. This feels like false advertising. To make matters worse, their customer service is unresponsive—I've called multiple times with no callbacks. What an absolutely horrible company. My HVAC stopped working. The technician recommended a total replacement due to the age of the system being 20 years old and the parts being obsolete. My claim was denied because Select Warranty decided - on their own - that this must be a Freon issue which I was told isn't covered because it's due to a "lack of maintenance by the home owner". They simply refused to listen to the technician. They were awful to work with, and I cancelled my policy -- they even scammed me on the refund. Stay away from this company at all costs.

Renewed Select Home Warranty policy. Salesmanship was pushy for about 6 weeks prior to previous policy expiration. Renewal terms very favorable and renewal process simple. Will be happy to this coverage and the peace of mind that it brings. Hope we don't have to use it too often, but am glad we have this backup available for the unforeseen mechanical breakdowns that are inevitable.

The plumber from Loyalty Home Services first referred us to Ecodry, a mitigation company, that did an extensive demolition and dry out procedure. The plumber fixed the leak in 15 minutes. His diagnostic report to my homeowner's insurance company was lacking the information which they required and I have reached out to Loyalty to correct that situation but I do not know if they have acted on it. I would appreciate your help in that matter since the insurance will not act on my claim without that report. I am giving you 5 stars with assumption that you will act on my behalf to encourage Loyalty to get an acceptable diagnostic report to Common Wealth Insurance Company. If you are in the market for a home warranty company this one will look great due to lower pricing and free months of coverage. But do not be fooled, they will do everything in their power to pay you as little as possible for ANY repairs. I had a toilet issue and they said they only cover parts (8.99 cent part) and I was on the hook for the 200 dollar labor charge for the plumber. Tried to deny pool repair even though I paid extra for pool coverage, then they tried to pay me bare minimum by saying I did not do any pool maintenance. Stay FAR AWAY from these guys, you are better off paying your own repairs or paying more with a more reputable company.

Absolutely a terrible experience. A/C outdoor unit stopped working. Placed a service request on line, it took them 36 hours to tell me to hire my own HVAC Contractor; which I did. When the HVAC Contractor came he had to explain to the authorization department what was broken, the cost, labor for their approval. The lady on the authorizations department initially said, they would ship me the parts in 1-2 weeks, then the HVAC contractor can install the parts when they arrive. After talking to the authorization department, they authorized the contractor to use the parts he had on hand.
However, after the work was completed and paid out of my own pocket the authorization department only authorized a total of $358.00 ($125 for parts and $233 for labor) for the repair of the A/C, even though the bill was $1,124.00 (parts were $718, labor was $406). Additionally, there is a huge language barrier with the people at their call center and when asked to speak to the authorizations department, I was told they are not accepting calls; when asked to speak to a supervisor I was told there wasn't any working today.

This is the worst home warranty ever! The company outsources most of its customer service representatives overseas, which makes communication nearly impossible. Due to this language barrier, claims are not recorded efficiently or accurately. Additionally, technicians are dispatched from other states, leading to no service on your scheduled repair date.
The dispatched technicians are unprofessional, and I question their licenses since I cannot find their information in any state or federal database. They do not cover all repairs and often fail to show up for appointments. It feels like a scam. When I requested a refund so I could seek help elsewhere, I was denied, even though they did not perform any services or cover any costs. This place is a complete waste of money and one of the biggest scams around.

This is a scam --- I had a hot tub on my plan that had a pump go out on it. I filed a claim like directed, 2 full days later, I received a email stating that that all of their technicians were busy and that I could find my own. Which I did and the very next day, I received the estimate. Select Home Warranty has denied my claim stating that I didn't get authorization from them to get it fixed. Which I only sent an estimate, my hot tub is still broken and they are still after over 30 days fighting me over this. Every employee that I talk to is out of the US and are rude and hard to understand. They argue, telling me that my hot tub is fixed when they cannot even get a technician to verify either way. DO NOT PURCHASE THIS SERVICE. I'm going back to AMERICAN HOME SHIELD, it may be a little more but I never had any issue with them and had filed 4 claims with no issues. YOU GET WHAT YOU PAY FOR.

I have to say that I left a previous warranty company that I was with for several years. What I was sold on was not what I am getting. I had to wait 30 days to file a claim. And my previous warranty company that I was with for over five years had two claims in five years when I called they dispatched out a technician. They handled everything within 24 to 48 hours. Not an issue, but I started to shop around as all of us do due to cost. Now I filed a claim on Friday of last week. It was not during a business day and therefore had to wait and I received the contractor's information. I called them personally on Monday morning. The contractor advised me that they were going to show on Tuesday.
My husband took a half a day off of work and waited. No show. I called the contractor and texted the contractor. No response. I called Select Home Warranty. They tried to reach the contractor no answer. The select home warranty rep then advised me that they will keep an eye on this claim and follow up with me on Wednesday. Wednesday came, no contact from anyone at select home warranty, and yet the contractor did not even respond to me as well. I went to further look at the Better Business Bureau, and this contractor that they had provided me with is not even an accredited business. Another red flag.
I have an 80-year-old mother that has medical conditions and could barely breathe with the overwhelming heat as we had Monday, Tuesday and Wednesday and Thursday. I called Wednesday to select home warranty. They advised me that I should wait another day and if there is no response to call back in and they would reassigned another technician or company. Here we are Thursday, June 26, 2025. I called into select home warranty after 7 PM. Advise them that I’ve heard nothing from the contractor and I’ve been getting the go around From select home warranty.
Finally, the home warranty rep advised me that they were sending and escalating my request to have somebody come look at the AC unit through dispatch. Now I have to wait another two days. Here we are on Thursday, June 26 at 10 PM in the evening. My husband with loss of work for four hours. Me, I had to leave work early to move my mother from the home and put her in a different facility due to her medical issues and not being able to breathe within this home. It appears that this contractor may not even work with select till warranty. Which speaks a lot, so therefore, he didn’t even bother to call me back.
I honestly wish I would’ve never signed up with select home warranty, but I will be contacting an attorney to discuss this issue. There has to be some compensation with the loss of work for me and my husband. What’s the point of having a home warranty and to protect your family or your home. It makes no sense. It makes me wonder what kind of contractors. They actually do contract with and send out to people‘s homes. It is such a shame to say I wish I would’ve never switched from the previous company to this company. It’s a joke and I don’t recommend them at all.
The contractors a joke that they assigned and if they would pull call recordings and listen to every call I’ve made from Tuesday and Wednesday and Thursday. It was all handled horribly with the exception that at least on Thursday evening. The man I spoke with his name is Jacob, was actually the only one that did anything, but we’ll see because now it’s a waiting game for me. It would’ve been better off for me just to call a contractor and what this makes me Really reconsider if it’s worth even having a home warranty in place. I recommend to stay away.

If I could give zero stars, I would. I was promised a reimbursement check for a covered home appliance repair back in February 2025. It is now late June, and I still haven’t received it. I’ve called customer service and the billing department countless times. Each time, I’m transferred from agent to agent — sometimes speaking with four different people just to reach billing — only to be told the same empty promises: “The check is being sent,” “We’ll confirm it shortly,” etc. None of which ever happened. To date, no confirmation, no check, and no accountability. It’s as if they’re trained to wear you down with red tape and misinformation.
Let’s be clear — the company already approved the claim. Yet they continue to drag their feet and avoid sending payment. Add to that the fact that their sales rep misled me from the beginning, and every time I tried to use the warranty, I ran into “small print” exclusions designed to deny coverage. This isn’t just bad service — it’s deceptive business practice. I will be reporting Select Home Warranty to the Attorney General’s office, the Federal Trade Commission, and any consumer protection agency I can reach. Their behavior is unethical and unacceptable. Do not trust this company. Avoid at all costs.

I spoke with Jonathan about renewing the policy. He was very courteous and helpful. He took the time to explain options and to recommend plans. I have had this plan for 4 years. It has covered several claims satisfactorily. There were a couple that could have been covered but were not. All in all, I think it is a good value for a warranty especially with an older home.

Upstairs A/C unit quit cooling. Week and a half later service showed up. Have a leak and Freon refill not covered or leak detection or repair. Replacement not covered either. Cost today $480.00 and not fixed. Very bad and misleading. Called my rep and left message, but no call back. Plan not worth it, save your money for repairs or replacements.

I called and spoke with Brett and he provided me with several home warranty options with prices and answered multiple questions regarding what is covered, deductible amounts, etc. He was patient and had good customer service. Our experience with Select Home Warranty has resulted in believing them to be a complete scam. We placed 3 claims for repairs that were clearly spelled out in our policy as being covered, and all 3 were denied as the result of falsifying information provided by the technicians. The straw that broke the camel’s back was the last claim for an AC blower.
We placed the claim on June 6th and received the runaround through June 25th. During this time we requested to cancel the policy and we’re convinced to hold off several times to allow them to escalate the issue. What we didn’t realize was that with each day that passes, we are charged $1.90 for each day the policy is in effect. Therefore, cancellation includes that fee, along with the deduction of any claims paid since inception of the policy, along with a $75 cancellation fee. We will receive the prorated balance minus the aforementioned fees in 4-6 weeks. BTW, we foolishly paid for a six year contract in full. Hopefully this review will help other unsuspecting consumers to steer clear of SHW. It is our sincere hope that SHW will face a class action lawsuit for fraudulent practices.

We switched to Select Home Warranty from Choice Warranty and found out cheaper does not mean better. This was a BIG mistake. We put in a claim because our water heater went out and started to leak and Select Home Warranty told us because it was leaking it was not covered under the warranty. Of course, they didn't tell us this before we gave them our hard-earned money. They then had the nerve to ask us to refer people and to write a review. We told them we want to cancel and they tried offering us 1/2 off on our next service call and when that didn't work, they offered it for free. NO THANK YOU!!! When they realized we were not falling for it, they said we'd have to pay a $75.00 cancellation fee. I gave them 1 star because it wouldn't allow me to move forward without clicking on one, but they do not deserve any stars. Basically, if you want to pay a company to cover perfectly working home appliances that never break, get this plan to waste your money. If you use your appliances and something happens, be prepared to not only pay you deductible several times just for them to tell you it needs to be replaced, and then only offering you slightly above what you already paid in deductibles, do not get this service!!!

This company is terrible. I have had two claims with them. The first said they'd pay to fix a wax ring but I had to pay to lift the toilet. The second is ongoing. There was a small leak in my shower (it's the backflow drain, according to AAA who also sent someone) and the plumber they sent told me it was condensation and nothing to worry about (why I called AAA). The AAA tech showed me the problem with his flashlight. We waited a week with no word from Select. Turns out Mr Condensation also didn't submit the paperwork. When they got him on the phone, he changed the story and told them there was no access. After a week, the ceiling is now buckled and will have to be replaced. They told me I have to supply photos of the access before they can move on, despite the fact this man lied to me and to them. I guess we all have to wait for my ceiling to fall down to get anything done. I switched to them to save money, but I have saved no money.

I have spent more time writing emails and expressing my dislike for this company. They should call this “Select us if you want to pay for a policy and have us tell you why we won’t pay”. Do NOT choose! They chose a plumber who diagnosed a water heater thermostat, lived two hours away but would not cover the $212 labor fee to return to install. This plumber could not fix my burst pipe under the slab. I had to call a specialized service due to boiling water from the pipe. They denied the claim because I didn’t get prior authorization, though I sent an email stating the urgency and submitted pictures. I will tell whoever will listen…do not choose SELECT.

Down into 2 payments of $225. The customer service representative was great and very polite but the person they sent to repair my air conditioner was terrible. He seemed to know that a Freon leak wasn’t covered but didn’t say that. Instead he touched the outer unit and claimed I needed 1&1/2 pound of Freon at around $500. “If it wasn’t covered.” He didn’t wait for me to get the code to my roof, instead, he said he would contact SHW and find out if it was covered or not. He called me back 2 weeks later to say it wasn’t covered but I could purchase through his company.
I had another company look at it and said he highly doubted I needed that much Freon if any, nor could that be confirmed without checking the unit both in my apartment or the roof. He looked at and did not think I needed Freon but couldn’t tell until the temperature raised and offered to come back free of charge when he could check how quickly the temperature raised free of charge. So far my unit is working, no thanks to the person sent.

Do not believe any of the companies that rate Select Home Warranty. It is absolutely the worst company I’ve ever dealt with in the 69 years of my life. They are deceptive, they lie and use bait and switch tactics. I purchased this home warranty in February 2025 for $1260 to cover my APPLIANCES. My GE dishwasher failed us in June 2025 so I called Select Home Warranty to place a claim. This was a process that was like a clown show. No one knew who was supposed to come out and repair the dishwasher based on what they told me it was a different company than what was supposed to be here, so the gentleman proceeded to tell me that the pump was bad and it was going to cost $338 to fix the dishwasher. I told him that SHW was supposed to pay for the repair. He said he’d have to call and find out.
SHW told us that they were not going to cover the claim, they offered me $175 to go find a new dishwasher. Plus the $60 I paid for the service call. After talking to two supervisors and 23 calls with them, begging me not to cancel my policy. Maureen the supervisor offered me today that they would come out and get GE to fix the dishwasher when I asked her if I was going to have to pay another $60, she said yes, I said I already paid $60 to the other company. She put me on hold and came back and told me now that they were going to offer me $275 towards the repair or replacement, at the beginning of this conversation, they were going to repair it with GE!
After this phone call from the 23rd time. I told her I wanted to cancel the policy. I didn’t want to speak to her ever again. They’ve done nothing but lie, and try to coerce me into sticking with them with more lies! I told the supervisor Maureen for the last time today I am through with them and to cancel my policy and refund my money, she proceeded to tell me he was going to take 48 hours to receive an email plus another 30 days to get policy prorated and refunded to me. My advice to everyone is to do your own home warranty saving at least $50 -$100 in bucket account every month for repairs on your appliances, the more you putaway the better.

I needed to know if my policy contract contained preventive maintenance. On ac units before break down. I didn't have a copy of my policy so wasn't sure. I was told I did not have this option on my policy. I had to wait to make a claim for not working ac unit. I was told to find a local company to get the unit tuned up to prevent breaking down.

I purchased this warranty in January 2025 and have had the worst experience with this company.. My washing machine broke in March and they finally send someone out on May 30th, JCS Technology, they took my 75 dollar copay and then never filed the report with Select home warranty, or at least that is what I am told. I have called multiple times, 3 of the times I was placed on hold and listened to foreign people talking in their own language and laughing for over 15 minutes each time before they realized I was on the line and then they hung up on me. I filed a BBB claim then a manager reached out to me and said he would help me and dispatched another company who will not answer the phone. I called the manager back multiple times and he will not call me back or email me back. Please do not let these people steal your money like they have mine! BEWARE!

After I found one, they then created many obstacles to get paid since I had to pay out of pocket first and then beg for reimbursement which never happened since the technician refused to work directly with them due to their extensive, negative, previous experiences. Absolute baiting switch. Sales representative sent me a sample contract and told me that my outdoor hose connections were a part of the perimeter of the home. A few months later, I had an above ground leak and they told me that doesn’t count as a part of the perimeter of the home. The actual contract something says something along the lines of the dwelling. Keep getting the runaround supervisor never called me back. I absolutely hate this company.

I signed a contract with Select Home Warranty almost two years ago. I paid for the entire year, which was over a thousand dollars. I have had nothing but denials, lies and promises. They have refused to cover just basic things that were in the contract or agreement. I have had promises of call backs from managers which never happens. The 24/48 hours for a technician for service is not true because most of the time they cannot find a company that wants to work with them.
Many of the comments concerning how great they are are fabricated, because most of the comments are not from real individuals. The attorney general is going with a class action against them which indicates just the opposite of such a great company. You have one number to their company but a lot of customer service people that do not respond to the actual needs of the customer. Very disappointed with this company and my advise is stay away from this company until they learn to honor their contract rather than the exclusions in the contract. They have denied repairing my furnace and try to justify it with made up things which even the Technician has indicated is not true. They also stated that I did not pay the tech when the tech disagreed with that statement because he was paid. The did things like that to delay and deny the service calls to repair my furnace. I am not sure what to do at this point but to go to court and get my money back.

Am filing a formal complaint against Select Home Warranty for what I believe to be repeated violations of consumer protection laws, including deceptive business practices and potential fraud. Since initiating my policy with Select Home Warranty, I have encountered numerous obstacles when attempting to file legitimate claims for covered repairs. The company has consistently manipulated the claims process—requiring excessive documentation, delaying responses, and providing contradictory information—in what appears to be a deliberate effort to deny or prevent valid claims from being processed.
On multiple occasions, I have been informed that a claim cannot be submitted due to vague technicalities or was denied based on unjustified reasoning. These tactics have not only caused significant frustration and financial loss but also reflect a pattern of bad faith and a clear disregard for contractual obligations. I am requesting the Better Business Bureau to investigate Select Home Warranty’s practices, as I believe they constitute a breach of trust and may violate both state and federal consumer protection statutes. I would appreciate any guidance or support you can provide in holding Select Home Warranty accountable for their actions and helping to prevent other consumers from experiencing similar mistreatment.

They referred an HVAC technician to check out my AC. He stayed two hours to tell me it out of freon. He didn't give me an itemized estimate to fix it. Select denied my claim. So I called an HVAC company. The technician came out. Within an hour found the leak. He repaired the part and replaced the freon. I sent Select Home the paid invoice, photos and a video of the job only to deny my claim again! 'Cause of the Freon which we know wasn't covered BUT the parts are covered. Just another way to get out of paying a claim. I wouldn't recommend this company. Period!

This the WORSE Home Warranty plan on the market. Do NOT go by the number of Stars on their website. Our Clothes Washer went out and we submitted a claim on April 24th. They sent 4 different technicians out to look at our washer. 1 of the 4 never showed up. We had one of them that came on 3 different occasions and still could not figure out what was wrong. Mind you that our washer is only 3 years old (is only used 1 time per week 'cause it's just me and my wife) and it's a Maytag...So it's a major name brand. Another tech wanted to charge over 200.00 just for labor. Because Select does NOT cover labor cost. They sent all of people and they were terrible. Only 1 of them figured out right away what was wrong and fixed our washer machine. That person was Marcus Mechanical. Thank you Marcus. This review is NOT about Marcus ...But about Select the company itself. Their customer service is HORRIBLE!!!

If you haven't signed up with them, consider yourself lucky. Move on to a warranty company that actually provides repairs for the claims you submit. With Select, they will charge you $85-$100 for a service call, so you will be locked in to their repair "installer" and then they will tell you that they do not cover the "installation" of the claim, just the part. So now you have to come out of pocket to the selected repair technician and they can charge whatever they want for the install because you can't shop it. You've already paid them $100 plus the unchecked cost to install. It's ridiculous.
Also if you just purchased the house they can lean on the fact that you don't have previous maintenance records (which you wouldn't have), they can point to the tiniest piece of rust, claim a power surge, point to a minor freon leak which will be the cause of every HVAC issue. This is by far the worst company to deal with. They wouldn't even cover a toilet flapper. Save your monthly charge and find a more reputable company... and if you have already signed up, and you have learned what every person that has dealt with them has... they will absolutely charge you $100 to cancel. The fine print is below -
"This Agreement does not cover any systems or appliances that have had previous repair or that require repair as a result of improper installation, previous repair, damage caused by any construction activity, improper wiring, inadequate or lack of capacity, power failures, power surges, overloads, missing parts, failure to properly maintain, failure to properly clean, neglect, misuse, corrosion, rust, sediment and any modification to the system or appliance. You are responsible for providing annual maintenance and cleaning by a licensed technician on covered items to ensure continued coverage on such items. Select reserves the right to request prior years (3) maintenance records and/or pictures, without proper maintenance records and pictures the maximum payout on any system/appliance is up to $150.00. For example: heating and a/c systems require periodic cleaning and/or replacement of filters and cleaning of evaporator and condenser coils. Water heaters require periodic flushing. SELECT HOME WARRANTY, the worst home warranty company that I have ever used. Damage appliances in your home it’s never fully covered. Even minor things. If it is covered you go through a whole bunch of red tape and you will pay more of your own money to get something repaired. Please don’t try to cancel. More red tape. I would never recommended Select Home Warranty.

My experience getting the account set up was very positive with assistance on what I truly needed, not just wanting to sell me product or coverage I didn't need. In addition they were no high pressure sales. I look forward to seeing how well they respond when I'm in need of a quick repair.

Jake was very informative and got us a good deal on a multi-year plan. I highly recommend Select Home Warranty. I am saving hundreds on the plan and saving almost $40 for each deductible I would have to pay. If you are on the fence about it, don't hesitate to call.

We received a call while I was online searching for home warranty companies. The young man introduced himself, explained why he was calling, the reason why his company is better than others, stated the difference and listened to my needs. I was given a great quote and then was offered extended services. Again he provided me with great service and I ended up purchasing a multi-year service.

Please look at the DATES of the reviews, the good ones are old, they have changed. Select Home Warranty was great when I first got them, now they are not. When I first had them, I called, someone came immediately, they did the work, I paid them. I loved that. NOW, I call, I get an automated service, not a person, they send someone, they look at the problem, they CHARGE me the fee, then call SHW to see if they can do the work. SHW tells them NO, and I'm out of money. AS SOON AS MY CONTRACT IS UP, I WILL NOT RENEW. I'm not sure why they changed the process, but what's the point of having a home warranty if they won't approve the work? Why send a technician if not going to approve the work?

They explained my coverage even offered stuff I didn’t even know was covered like the outdoor water system. They did not make me feel pressure into buying their service. I like how they don’t charge an arm and a leg for service fee. I would definitely recommend them for more coverage of household items.

Please read this review, do not go with Select Home Warranty! Every claim is reduced to minimal payouts that do not cover the cost of repairs. Customer service and management are terrible and will do nothing to help you out. Some appliances have limits on the cost of repairs covered and replacement value before they apply depreciation to a low residual value is based on a basic appliance, not the appliance you actually have. Save your money, go with someone else.

Stay away from this company, they don't even deserve a 1 star... I have had 2 different claims since November 2024 and got denied both times, this is a scam to only take people's money and not honor their warranty,,, also it is very difficult to understand anyone from customer service. All calls are sent overseas and it is awful because they don't understand English and can barely speak english,,, do yourself a favor and run, run really fast from this con artist company.

Avoid using Select Home Warranty unless you are ready to lose more money, they find every reason to avoid coving your claim, even with the technician's diagnosis says it's the part issue. Not the electrical issue.

They will only pay a small portion if an appliance is unfixable. Save your monthly money and put it back for when something does break. They won't even schedule repairs for you, they make you do it. They gave me $175 to buy a new washer after being a customer for over 6 years. Wow that really helps. I've paid them over $2500.

Do not use this company. I have had a claim opened up since mid year 2024... It's almost June 2025 and they have not sent a technician out to fix it. They let 30 days go by then they tell you a new claim needs to be opened. I have spoken to supervisors and they just keep opening new claims. I opened a claim for a roof leak after a storm. Someone came out and did a patch and said, "If this doesn't hold up we'll come back out." It didn't, I opened a new claim and then they denied me and said it's not covered. It's all a scam. It's $75 each time someone comes to diagnose the issue then for instance repairs on appliances you also have to pay them to come install the part. The part may cost $50 but the installation will be around $150. They're more of a hassle than help.

When I called to enroll (I'd just cancelled American Home Shield). Matthew spent quite a bit of time clearly explaining the Select Home Warranty process and benefits. I felt so comfortable, I enrolled on the spot. American Home Shield had become too weak in providing customer service, and their technicians left a lot to be desired. I was uncomfortable with them!

I read about the Select Home Warranty plan in Forbes and was impressed at the quality and ratings it received. It was rated #1 in the top 7 plans for 2025. I am 65 and on a limited budget. I watch every penny. I called and spoke with Chase Reynolds. He was super and pleasant to deal with and took great care to answer my questions and concerns. He explained the coverage and all of the benefits available to me. I was excited to hear all the coverage the Select Home Warranty plan provides. He was respectful and friendly. He was enthusiastic and understanding. He was not high pressure or forceful in any way. He understood my situation and made the service fit my budget completely. He made me feel good about my decision to go with the Select Home Warranty plan.

This company is known for its failure to pay claims. They advertise what they cover and without sending a technician decline the repair. I would recommend you not waste your money, and look at different companies. I will be taking them to New Jersey small claims court shortly.

Don't believe these rave reviews. You may think you know how it works due to experience with other places but they hide abnormalities in the contract and don't disclose upfront. Cons: You're in a contract even if you pay monthly. That's not disclosed upfront. They're supposed to send a renewal notice ( in contract) but they don't. You find out you're in a contract when you go to cancel.
--May require you bring your own tech. This is not a problem but you have to pay yourself and they don't want to reimburse. I filled a claim and they had no techs. They told me to get my own and they'll reimburse me for it if approved first and the overage for the service call fee if I pay more than the contract states. The tech came out but the amount was too much for me to pay, so I only submitted the receipt to get the overage, about $25. But they say they'll only reimburse it if the claim was approved. I reiterated I don't want that but they insisted. I countered that if they had sent someone out I would have had to pay the service call fee whether or not the claim was covered, so why must it be a covered repair now? So basically, if you get your own tech and it's not a covered repair they won't pay for anything.
--It takes longer than most places to get a tech to come out and they seem to ask questions, like the age of the AC and other stuff to vet whether it should be covered. Even so it may take a few days while they look into. This is over someone who cancelled before me. I can't get anyone to answer.--They are not a BBB company.
Pros: You can roll the dice and possibly get something fixed. Worse case scenario you'll be paying a monthly fee to them and for your own repairs.

Sam ** did an excellent job explaining my in detail the coverage of this insurance and answered a couple of key questions I had. He also provided me with discount options since I am a retired Senior citizen over 65 yo. I am very satisfied with the service he provided. That's why I decided to enroll with Select Home Warranty after looking at other potential providers. A triple AAA+++ rate.
