    I am a current policyholder with Select Home Warranty. I bought a 3-year paid upfront policy, which cost me almost $1500 paid upfront. So you can imagine how infuriating it is to call for urgent service and get snarly, smart-mouthed females with thick accents rudely telling me "we get back to you soon" only to email me 24 hours later telling me that my issue "is not covered". This has not happened once but three times! The least I expect after the kind of expense I made for the policy is a polite and honest conversation. Why not tell me straight up that you will not cover the claim, rather than keep me and my kids without water or electricity for 24 hours and then send me a stupid email?

    The problem with companies like this is that they forget that a policy eventually ends and a time for renewal comes. Do they really think that I will be willing to part with my money for a renewal after all these shenanigans they've played with me? Take note, Select Home Warranty, my 3-year policy contract ends next year and I will be up for renewal. Based on how I have been treated, I will have to be stupid or lobotomized or lose my damn mind before I will renew this contract. Enjoy your tyranny towards me now. My time for revenge is coming.....

    Select Home Warranty is scamming the consumers. There are several complaints on the "Ripoff" and many other websites. I purchased a home warranty from Select Home Warranty company. I recently requested a water heater repair. The water heater was leaking water, making a loud noise as if it was going to explode and the burner pilot flame kept shutting off. No hot water at all.

    The Select Home Warranty company said that none of those issues were covered by the policy and to refer to my policy. Upon signing up with the Select Home Warranty they did not provided the policies or the clauses. Once the payment was made to them, then later on they provided the coverage. But when I was speaking with a sale rep prior to purchasing the warranty they said the water heater was fully covered. Now they decline the water heater coverage. They won't refund my money either. They are fraud. Please investigate them and take away their license. They are scamming the consumers. There are many complaints online against them.

    Charged a fee for visit. Hard to get an appointment on your in schedule… they set up a random appointment then you have to try calling people to change it.

    And!!! My refrigerator service needed is not covered.?! And I had to talk to someone who was hard to understand and mostly reading from a script. I’m not happy!

    They are more of a hassle than helpful. Tried to cancel our 3 year policy (1 year into) with them because they only offer some $ for you to purchase a new product. If we cancelled, we were only going to get about hundred $ back. On two of our claims that we have placed with them 1: the technician that they sent out to repair tried to upsell us on new & expensive equipment (not fixed) & give us a few $ to replace. 2: Our fan went out with the microwave. They didn’t send out a technician, instead was going to give us a few $ for compensation for a new microwave and we had to install it ourselves. It’s just $ tossed down the drain. We ended up keeping them due to much of a hassle to cancel. Go with someone else if you can.

    This company is so corrupt that I have to assume the positive reviews are fake or paid for. I got a 3 year warranty $1200 and my AC system failed after about a year for my first claim. They sent out a shady no name electrician with all negative reviews online and an 'F' Better Business Bureau rating. He did very little testing, just told me the system is old and needs to be replaced. He never tested electrical. I had 3 other HVAC companies come and tell me the coil was bad, and system is old, should be replaced, nothing else wrong. Then Select Home Warranty tells me my system is failing because of a "short to ground", and what do you know, that's the one thing not covered under warranty.

    I got a text from their own electrician telling me they are lying and there is no short to ground. But the electrician told me he does a lot of work for them (conflict of interest maybe?), and they forced him into a fake staged phone call to change his story, and tried to use that against me. Every HVAC co that came out also said no short to ground, they are lying. Insurance fraud actually. I sent a video to Select Home Warranty, showing the actual electrical test from a legit HVAC co, proving no short to ground, and I sent the text from their own electrician telling me they are lying, no short to ground. They said they still going with that and won't pay. I disputed with CC co and won because of clear criminal insurance fraud, got my money back. STAY AWAY from Select Home Warranty. They are criminal insurance fraudsters, no exaggeration.

    This company is an absolute scam. We purchased the premium level tier in advance for an entire year yet they wouldn’t pay out for any of the 4 issues we had. They actually told us that these problems were due to being “improperly installed”. Isn’t that the whole point of having a home warranty? We didn’t install any of the electrical or HVAC so how could we be penalized for it? We are canceling & going back to the home warranty company when we moved into our last house as they paid out for every issue. Do yourself a favor & avoid this scam.

    This company is a joke. They clearly keep finding ways to not cover anything. We have two policies and every single one time we have needed them this year they have not been straight forward. The service providers they recommend are also a joke. Writing wrong diagnostic reports, changing the reports to adjust to what the warranty wants to hear without even coming to our house. One technician literally walked into our bathroom, looked at the toilet without even touching and said he would send the report. We received the report saying we need a new toilet. Mind you the toilet is fine. There is a leak and the flush handle is stuck... With the other house the AC was not cooling but the technician wrote the unit was working but not efficiently. How is an AC working if it's not cooling? They denied fixing the part saying they don't fix if there is more issues than one. We ended up trusting the service provider and getting a whole new HVAC system.

    The brand new HVAC system is not working properly. The technician after a lit if back and for now says we need a new part for it. Has installed but now will not give us a receipt and send a correct diagnostic report saying the AC was clearly not working.... Dealing with them for over a month now. Still no fixed toilet and no receipts for service provided.

    Communication within the Select organization seems to be poor. My claim was dispatched and potential times were specified to the contractor but I received no follow-up to confirm. So I called the contractor, who answered right away, informing me that his company already told Select to stop sending them work because they have been too busy to accept additional requests. He said he would try to come despite this but when I called him a couple of days later to check in, he said he called Select that day to inform him that no technicians were available in my area. There was no communication nor follow-up from Select regarding this and when I called them, they had no record of it.

    As I stayed on the call as the claim rep put me on hold to call the contractor, everything I said was confirmed. It was only at that time that another dispatch was issued. Poor internal communication leads to incompetence. This increases customer frustration and decreases trust. Upon trying to provide feedback on the link specified, I was lead to a non-operating website, see attached photo. Their automated phone prompts also don't work properly.

    Don't believe the empty promises. SHW is no different than the vast majority of home warranty companies. They use unqualified contractors and find every possible loophole in their agreements to deny claims. I recently had one of their "authorization specialists" (all in the Philippines reading from a script template) literally reword my technician's diagnosis to cause the claim to be denied. I heard the entire conversation and what ended up on the official diagnosis was not even close to what the tech informed them.

    Terrible service, terrible company. I had the Platinum Warranty which covers my washing machine. I paid $150 for a tech to come out and when he submitted his report, they deemed that we misused the machine and they would not cover it. Said we "overloaded" it. It's just my wife and I and we wash very small loads. I called to cancel and they ran me in circles trying to stop me from cancelling and after I insisted... They tell me there's a $75 cancellation charge. $60 a month for 9 months plus $150 for the service fee and $75 to cancel. I could have purchased a new machine for less than that. Worthless, impossible to deal with company. Their website sucks also.

    If you have rental properties or a personal home, do not use Select Home. I am a Realtor in NC and purchased the Warranty for a Rental property in Southport NC. We live 4 hours away and thought a Select Home Warranty would be a good option for the home with Renters for a quick "Response and Quality Work" - Boy we were wrong. I filed a report on Sunday and received no response for 3 days. Only to be told the unit is not covered.

    I called once again to inquire what the problem with the claim is???? I was told by the rep who answered the phone to have the heater repaired and send Select Home the bill. Only to find out the company wants you to jump through hoops on their website. I was informed because I did not go to the website to file the complaint AGAIN, I was denied. So at this point, I asked for a prorated refund. Of course, that request was denied. Policy and Claim number below.

    Select Home Warranty is a bunch of scammers. I purchased Platinum care back on 10/23 through 05/27 and my AC stopped working back in March 2025. Since then I had been fighting and putting claims to fix my unit but they say nothing is covered, the AC company went to check the AC were supposed to do a diagnosis and never called back, either Select, until we called them. They say, is the AC motor and is not covered, so we keep fighting and they said is an electrical issue and is not covered!!! ELECTRICAL is in the plan and is COVERED, YOU ALL scammers. I had been paying and now that I need a service this people that answer the phone with a big accent!!! Doesn’t even let me cancel the plan and keeps putting on hold saying he will see what they can do!!!! These are robbers. Do NOT purchase this insurance please and be smart.

    I was lied to by my sales person Brett ** and have proof of this via his email. I was sold a 3 year plan based on Brett telling me in writing that he would change the 30 day waiting period to 5 days if I paid in full. I paid for a 3 year plan, and submitted my 1st claim about a week later. On the next day, I received an email stating my claim was rejected based it being made before 30 day waiting period. I contacted SHW and informed them that Brett provided in email that my policy would be activated in 5 days in place of 30 days. I was asked to provide customer service with a copy of the email committing to a 5 day wait period. I provided this and was told my issue would be resolved.

    I also received an email stating a representative would get back to me within 24 hours. I did not hear back so 48 hours after the initial call, I called back and spoke to another rep. After going over my issue again and providing proof of SHW committing to allow my policy to be active in 5 days, I was assured my issue would be resolved and a rep would call me by the end of day. Once again, I did not receive a call back. I called back the next day to cancel my policy and after much difficulty they finally canceled it. In my opinion, this is a organization that will lie to get business. Even after showing proof of lying, they continued to commit to resolve my issue as they agreed I was correct. Each time they failed to come through.

    I purchased a policy from Select Home Warranty on February 29, 2025, for $425. When I signed up, I was assured that if an appliance was deemed unrepairable, the company would cover the full cost of a replacement. On May 3, 2025, I filed a claim for my dishwasher. I paid the $75 deductible to the contractor sent by Select. The contractor immediately assessed the dishwasher as unrepairable. However, instead of honoring the replacement promise, Select sent a hose and required me to use their contractor again for installation, which cost me an additional $220 in labor. After the hose was installed, the contractor again confirmed the dishwasher could not be repaired.

    Despite this, Select Home Warranty only offered $150 toward a replacement. My dishwasher, based on its model and serial number, is worth over $2,000. When I contacted the company to cancel my policy and requested a full refund due to the misleading information provided at the time of purchase, they only offered me $100. This experience has been incredibly frustrating. I feel misled and disappointed. I would not recommend Select Home Warranty to anyone based on my experience. The service and coverage I was promised were not delivered.

    DO NOT use these people. 30 days after I signed up, my hot water heater quit. I submitted the claim on their website telling them it quit. I get a response saying that they don't cover noise coming from the water heater since it still worked. So I called them, explained that it quit so another claim was submitted. After 4 days I heard NOTHING from them so I fixed it myself. I called them back. They told me that they'll only reimburse $100, even though the parts cost over $200.

    I have 2 ceiling fans that quit. Submitted a claim. Heard nothing for 7 days so I called to cancel this policy. Was told the claim was approved, but they'll pay $45 for 1 fan. They won't send anyone to check the fans. So I cancel. They charge a $75 cancellation fee of the policy is canceled after the initial 30 day period. Yet you cannot use it for the first 30 days.

    This is a very deceptive Home Warranty. A quick Google search or their Website says they cover Certain Parts and Labor but the Fine Print says they Do Not Cover Installation Costs, and that they depreciate the value of the systems that need repair. I'm not sure what other companies are out there, but this one is intentionally deceptive, and Not concerned with your repair so much as getting the service fee of $75 and making sure the value of the claim is less than that.

    I have been thoroughly disgusted with this organization. They are very helpful when they want your business, but when you need to have an item fixed it is most of the item is not covered! They quote you a fee of $75.00 for each claim, but it isn't true. The fee is $100.00! Cancellation fee is $75.00. They are the worst warranty service that I have found.     Please do not get involved with this home warranty program. Their customer service is horrible! They contact overseas with reps with a deep accent and you can barely understand any of them. I had a claim with them and the company never showed up 3 times. I took off work and scheduled vacation time for nothing. Mind you they set me up with another company who had multiple complaints with the BBB, 1.5 star rating and dozens of reviews that stated do not let this company into your home let alone fix anything. It took me so long to cancel as they kept passing me from one department to another. So stressful. Do your due diligence and research on Reddit on their reviews of this company, I wish I would have.

    Don't get near this company. Cheap price gets you cheap service that will cost you much more. At the first year they repaired the issues we had, including labor and parts. Now for all claims they stopped covering claims and only give us denial for each claim, if for labor, parts or both. Why do I have home warranty if they deny the coverages?? Bad customer service, no professional supervisor to talk to.. Stay away. Pay a little more, and save your energies to a company that will do what you are paying them to do.

    If there was a way to give negative stars, then this company would top the list! I got a multi-year policy unfortunately and every single claim was denied! Even when there was finally a claim that they covered, they offered me a token $50 for a refrigerator claim instead of fixing it. It is a rip off!     I called Select Home Warranty regarding a bathroom sink that was clogged. They sent out a technician to investigate and then he left. I hadn't heard back from anyone for 2 days after he left so I called Select Home Warranty again and they told me that their records stated that he cleared the drain. Evidently he didn't follow their procedure because he was supposed to investigate the issue on the first visit and then notify Select Home Warranty regarding the issue. Then, if the issue is covered by the insurance, they send him out again to fix it. The Home warranty agent I talked to said that since the plumber didn't follow the procedure that they would not cover the cost of having him come out again even though the clog was not fixed, and that I would have to call another plumber and pay for it myself even though I paid the initial $65 to have him come out the first time.

    I called again and talked to another agent and he told me the same thing, but because I was so upset he would talk to the back office and they would send me an email in 48 hrs after they review it. In the meantime, I can't use the bathroom sink, and it's going on a week now. I give them an "F" for customer service and I would never go with another home warranty company ever again. In general, the procedure where they have to come out to investigate, report back to the insurance company, Insurance company approves or disapproves, if approved they call the repair person out again just takes too much time.

    A complete disaster! When you sign up, you get to talk to an agent who speaks perfect English and promises you the best service, but as soon as you have an issue, you get representatives with heavy accents, reading ("singing") from scripted texts at breathtaking speed. They offered us $150 for a not even 2-year old $900 dryer, claiming it was 8 years old. They are not capable of opening email attachments proving the age of the appliance; we had to send emails up to three times for them to finally figure it out. Still only offering $150, because supposedly they do not even cover broken dryer drums. A terrible experience all around. By the way, our contract has now ended, and all of a sudden we are getting calls from their English-speaking agents asking us to renew. Never!

    Save yourself the headache and DO NOT PURCHASE A SELECT HOME WARRANTY POLICY!!! We had a policy with them for 5 years and were consistently frustrated with how little they would cover and reimburse for repairs. We ended up renewing a 3 year contract 2 months ago and will be canceling this policy and requesting a full refund. SHW has designed the policy in such a way that you will only get a maximum of $400-$500 (depending on the item) of coverage for a covered item per calendar year.

    HOWEVER, they do not cover the cost of labor, the cost to remove an item (a water heater for example) AND if they deem the cost to repair is too much, they will depreciated the value of the original item to next to nothing and offer you that to "replace" the appliance. That means something that will cost you $500-$1000 or more to fix/replace, SHW will likely offer $175 or $250. They only paid $75 when our microwave went out and $60 of that we paid for the service call. It cost us $500 to replace and install the new microwave! Select Home Warranty takes every opportunity they can to pay as little as possible and deny claims for covered items. Save yourself the frustration and stay far, far away from Select Home Warranty.

    I signed up for Select Home Warranty last month, enticed by the benefits advertised. However, after making my first claim, I quickly realized that their customer service is **the worst I’ve ever encountered**. Firstly, you must pay a $75 service fee just for someone to come and take pictures of the issue. After that, there is **zero communication**—no updates unless you actively reach out. I had to escalate to a supervisor just to get the assigned company to contact me. Select Home Warranty also **does everything possible to minimize their payout**. For example, in one claim, they charged $189 for labor while only covering $36 for the actual part needed. We opened another claim and experienced the exact same frustrating process but this time they said they don’t cover our particular issue even though in the policy it says they do.

    After these repeated issues, we decided to cancel our plan. This turned into another nightmare, requiring conversations with **multiple** representatives who were incredibly **rude and unsympathetic**. During cancellation, they charged **$75 as a cancellation fee** plus **$40 for a service call**—Which they originally stated would be covered. On top of that, because the technician charged $100 to take pictures, Select Home Warranty made us pay **the difference on what they covered for all claims**. And, if that wasn’t bad enough, they also charged for the number of days we had the plan.

    This company makes sure to cover the bare minimum, leaving customers stuck with unnecessary expenses. I wouldn’t recommend Select Home Warranty to my worst enemy. If you're considering this service, do yourself a favor and avoid them entirely—You’re better off without a warranty at all. I am truly surprised they are not being investigated for being a SCAM.

    Do not get a warranty with this company. They take 1-2 business days before they even assign your claim to a contractor regardless of reason. If they don’t have a contractor in your area they want you to pay for repairs then they reimburse based on their limitations.     This is the first time I've filed a warranty claim regarding an issue with my HVAC System. After paying the required service fee. Technician troubleshooted the problem and had to make two trips to finally determine what was wrong with my systems. Replacement parts were required to fix the problem and a request for authorization for approval to purchase the parts and labor cost was submitted to the company. The labor cost was not approved.     Let me preface this by saying that I'm not a Select Home Warranty customer. I was researching plans and we decided to go with a competitor due to the price and value of what they offered. I received a call from Lucas from Select Home Warranty trying to sell my husband and I on their plans. They did offer the same things at a cheaper rate, however an additional that add on that we selected with our current company isn't offered by Select.

    My husband told Lucas that we didn't want to change over, that we were sticking with who we selected. Lucas didn't take that news well, in so many words he basically told us that we made the wrong decision and that we were going to regret it.     I am having plumbing problems and it flooded my garage from the upstairs bathroom, shower, sinks, etc. It’s been almost 2 weeks and it still has not been fixed even though a company has come out now twice but have not done anything to fix it!     I do not recommend Select Home Warranty! Find another home warranty company! I was charged twice a month because I was somehow given two accounts. When I called to inquire, I was told it would be fixed but it took 2 months. I was reimbursed but it was a hassle and I had to call twice. My dryer has broken 3 times in 5 months. I am paying $125 for a $10 part each time. Select will not approve for a new dryer. So I am canceling and going with another company.

    I have held this policy since October 2023. I have only had to file two claims. My second claim involves a plumbing problem. There is some type of stoppage in my main line. The plumber came out, snaked the line and cleared the problem. He did state if it happened again, he would need to scope the line. It happened again. I reported the problem to Select Home Warranty. Plumbing stoppage is covered and it was within three weeks of the original call, so there would not be an additional charge. The plumber called back to let me know Select Home Warranty will not cover the cost of scoping the line. The policy does not state that scoping is not included.     I had trouble with SELECT on my first claim, AC unit. They were asking for maintenance paperwork. When the repair guy came he said it was the compressor, collected his money and never heard from select again. When I called them back they said they can't cover anything. When my downstairs unit stop working last month the same exact thing happened. They have low monthly rates so they can lock you in for a year without covering anything. I paid them a couple more months until my year was up and cancelled my policy. If you have a new house, their monthly rates may help, they will cover most of new stuff, if your house is older don't bother, they won't cover it. Not to mention, customer service is hard to understand if you happen to get a hold of someone. With the present and future economy in question, I would not hire this company.

    Every claim that I've submitted has come back with a denial to pay the full cost of repairs or an outright denial claiming it is not in the contract according to some article. This last case was the repair of hot water coming through pipe, they responded quickly with sorry not in contract. I paid over $2300 for this warranty and after paying the $60 for diagnostic, they have never paid the full cost of anything. I was with Sears for years, but they stopped the original warranties so had to find another. This one is a mess and a full lie. I would have done better if I just kept my money and paid for any breakage.

    I would give zero stars if I could. After 2 weeks of not being able to produce a technician to my home, they then wanted to authorize me to find my own technician!! Isn’t that what I pay them $47 a month for? I sat through their FOUR attempts at a technician. All they would offer up was their canned responses and repeat themselves about how they have escalated the issue to their dispatch dept. Nobody ever showed up to service my machine. They stole $600 in premiums from me and then the first and only claim I made was a nightmare. I ended up canceling my policy. They never fixed nor replaced my washing machine.     I had them last year and renewed because they covered a 41 year old washer. Something else too. Service was pretty good. However, this year, they changed the rules and you have to have verification of the prior work done to keep things in working order. Even though part of my work done was part of one of their visits, they said they didn't have the records, so it didn't count as 3 years of continuous service. Then, my dryer was making odd sounds. It is 8 years old and I bought it used. They said they weren't covering it because the technician didn't call in. I heard him call. I am not responsible for the bill, but I feel bad for the company. That isn't fair. I called to try and find out why, but the guy was very hard to understand. Typical outsourced call center in Thailand. Couldn't get an American to help either. So frustrating.

    I will not be renewing with them. Not sure who else I can use, but I will never use them again. They don't pay their subcontractors well. Or on time unless they pay a monthly fee to get paid within 15 days. How is that even a thing? Fraudsters... Liked the people who came out, except one. He ripped me off. Be careful with these people. They are not trustworthy.

She had a different "manager" Alex call me back and he told me the cancellation fee was $50 but I still couldn't use my remaining balance on it. We called a repair service and placed a claim with SHW. After the proposal was sent to them they responded with it would be an upgrade. So they denied the claim. If you’re unit dies and they don’t make it anymore how do you get a new unit without it being an upgrade.? I feel we were mislead by this company.     I paid my subscription fee on time every month for 2 years and yet when I needed repairs they always found a loophole to avoid coverage. One claim I entered in December, the company kept saying they would send someone out but never did. I refiled the same claim in May to be told they don't have technician available and to find my own and submit the diagnosis to them.

    I called a tech and paid $139 to get the diagnostic. Then I filed my claim saying the problem is not covered. Frustrated that I am paying them monthly for them to deny most things. Called to cancel and for nearly 20 minutes the rep tried to tell me they will give me $5 off the next service call and I have a direct line to a personal representative. I explained to her that none of that matters when they deny the claim anyway. Repeated requests to cancel the policy the representative finally agreed and informed it would be a $75 cancellation fee. I paid $139 to have a technician come out to diagnose because they advised me to and then deny my claim and charge me $75 to cancel. Horrible! I would definitely look elsewhere for coverage.

    I called to file a claim on my water heater that is 4 years old. I was told it wasn’t covered because water was leaking from it. Clearly mechanical breakdown is the reason it was leaking but it doesn’t matter if any of the covered components caused it to leak. Because I said the word leak it’s not covered. Select Home Warranty, a name that promises peace of mind and security, has been the source of nothing but anger and frustration for me. The irony of their name is not lost on anyone who has dealt with them—they select which claims they will cover, often neglecting those that require substantial financial investment. The process begins deceptively smoothly. You pay your deductible upfront to the service provider, expecting a swift resolution to your problems. However, what follows is a disheartening pattern of claim denials and insufficient replacement credits. Allow me to share a few of my personal experiences:

    Whirlpool Gold Refrigerator/Freezer. A mere nine years old, my Whirlpool Gold refrigerator/freezer began icing up. I paid the service deductible of $75. The service agent identified a replacement switch that could rectify the issue, pending approval from Select Home Warranty. However, Select denied the claim, offering a paltry $200 replacement credit. Upon further inquiry, the service technician revealed that Select was unwilling to pay their fee, leaving me with an unresolved problem and a sense of betrayal.

    Hunter Ceiling Fan Light Fixture Combo. Next was my ten-year-old Hunter ceiling fan light fixture combo. Select dismissed the unit as too old, offering a meager $30 replacement credit.     If I could give them a 0 I would. My furnace went out and I called them to report it. It was very cold but I was told someone would be calling me and take care of the problem. I never got a call and had to get someone to fix it. I told Select that I was canceling my warranty and they would not be allowed to take money out of my account any longer.     I purchased Select Home Warranty. The first time I filed a claim they sent a gentleman out to check my freezer. My freezer stop working and they told me they didn’t cover that but they will reimburse me for paying for the gentleman to come out. I filed a claim on April 28th on my pool heater which was rejected since the policy starts one month after the receipt of payment (i.e. April 4th).     They buried in their documentation that you have to show 3 years of maintenance for appliances. If you do have all 3 they will only give you $150 for the repair. You have to pay for the whole repair and then submit the receipt to even get the $150. What am I paying a for every month? This was not told to me prior to enrollment. Who keeps 3 years of maintenance receipts. I have last years receipt but that not good enough. I paid $75 for tech to come out and do nothing. Beware of this company. They are scammers.

    We purchased a platinum home warranty from Select Home Warranty in August of 2024. One of our heaters stopped working. We contacted Select Home Warranty and they assigned L and L HVAC to come out on 11/4/2024. L & L HVAC told us that the unit could not be repaired due to the age of the unit. It needed to be replaced. L & L HVAC, the contractor Select Home Warranty sent out gave us a price of over $8,000 to replace it. L &L HVAC indicated they would let Select Home Warranty know, the claim would be updated, and that Select Home Warranty would be reaching out.

    On ll/14/2024 we reached out to Select Home Warranty because we hadn’t heard anything from Select Home Warranty or from L&L HVAC and were told they had no record of L & L HVAC updating the claim with them or that L & L HVAC even came out. We could not go without heat and the price L & L HVAC gave seemed high. We shopped for a new unit and installer ourselves and found a contractor who came out and confirmed it was too old to repair (we did not tell this contractor that we already had someone out, we wanted him to do his own due diligence). Our contractor gave us a price of $6500.00.

    I called Select Home Warranty to let them know we got a better price from a local HVAC company and I was told to submit a NEW claim through the portal. We did. In the meantime, we had it installed as we need to protect our pipes, new floors, and maintain our home from any damage from going without heat. We paid the $6800 out of pocket. We tried on several occassions to have this claim finalized with Select Home Warranty and were told they had no information, even though I sent in the documents with a claim number, our policy number written on each page of every document I sent along with all our our contact information, the paid in full receipt from our contractor indicating the unit was replaced. Each time I called to follow-up, I was told they would have to assign a new claim number and to refer to the portal for information on the claim.

    Now it is April of 2025 and still no answer from them after numerous attempts, so I called again on April 30, 2025 to follow up. Again, I am referred to the portal which has absolutely no information on the status of claims. I am informed that they are declining coverage since L & L, the HVAC company that Select Home Warranty assigned did not do their job and confirm that the unit needed to be replaced, even though the contractor we paid out of pocket for did confirm that it did need to be replaced. When was Select Home Warranty going to let me know this? No paper documents to that effect, no phone calls, no emails, nothing. Just no response. Why? That is not customer service, certainly not "platinum-level" customer service.

    Every time I call Select Home Warranty I am told to go to the portal, the portal does not have any information on the status of claims, documents relative to claims, or information on who to contact regarding claims. It is useless. Just a claim number and the date. So we are out of pocket for the heater, a heater that had L & L HVAC that Select Home Warranty sent out actually done their job and installed it would have cost Select Home Warranty more to pay the claim because L & L HVAC, gave a price that was significantly higher.

    I guess we were just supposed to sit around and watch our pipes freeze until Select Home Warranty got their act together. I believe Select Home Warranty just plays the waiting game in hopes that customers do exactly what we did and just take care of it ourselves because we had to so Select Home Warranty can deny claims. I am a Realtor and I would not recommend this company to anyone let alone a client. Needless to say, I will not be renewing my plan in November of 2025. If I could give them negative stars I would.

    They lied to me to get me into a contract, then charged me $75 for cancelling the contract when they wouldn't do what they promised! Details: Salesperson on the phone assured me the leaking burner on my gas stove was covered. I paid in full for a three-year contract. After the 30-day waiting period, I submitted a claim for my stove. It was denied claiming they do not fix "hazardous" appliances. When I said I wanted to cancel my contract, they said it is $75 to cancel since it was past the 30-day waiting period. But they don't allow you to submit claims within the 30-day waiting period, so how was I supposed to know they were going to deny the claim that the salesperson told me was covered.

    Also during that time, I submitted a claim for a roof leak. The company they chose to dispatch stood me up TWICE, and when I asked for a different company, they said no. On the third appointment, four men showed up, they sat on my roof for 20 minutes (literally sat and did nothing else), and then they left. They fixed NOTHING. I never heard from them again.

    I wish I had really reviewed the warranty policy. I had a dishwasher repair and was told my motor was shot and the dishwasher needed to be replaced. In submitting my claim to Select, they were only willing to give me 150 for my dishwasher And it wasn’t even five years old. The process to get reimbursed is ridiculous. You have to wait seven days business days to get a release once you get the release. It takes another 30 days.

    In the meantime, I went to buy a new dishwasher. They said they needed the copy of the receipt which I clearly did not understand why as it was well over 150. Then they decided they were going to reimburse me $500 for the cost of my dishwasher. This is reasonable and acceptable but again the processing of the $500 is absolutely absurd. You are out that money and it’s such a time game with them. And talking to others about this company I have learned they do not give you a full replacement of repairs and they price gouge you. I would never recommend this company to anyone. Read the fine print and you can never speak to anybody that speaks English. Very frustrating.

    I tried Select Home Warranty. It was cheaper by half than the company I was with. Now I understand why. My refrigerator went bad, paid the deductible to get it repaired. Failed compressor. Even though my compressor was covered under my policy they refused to repair or replace my refrigerator according to my policy. This is how they take advantage of customers. There is an exclusion clause. If it's a sealed unit they don't have to honor the terms of the contract. Fyi, I've never seen a refrigerator that isn't a sealed unit. That's why you don't have to charge the refrigerant on it unless it develops a leak. Several years after I canceled my policy I received a call from them wanting me to restart my policy. Keep in mind I told them when I canceled the policy to never contact me again.

    Couple of weeks ago I got a phone call from them and again I told them to never contact me again. Today I received one of their flyers in my mailbox. These crooks won't stop. Just be warned, if you get a policy from them read all the sections for exclusion clauses and just know if you cancel they won't leave you alone even though by law they have to but they won't.

    There should be a spot for Zero stars. This is my 2nd home warranty company that I was going to give a try. If you moved into an older home, don't even bother wasting your money. They find ways to not pay for anything in their small section within the agreement. You're better off I think purchasing a home warranty for a newer home. They advertise that it doesn't matter how old an appliance or how old the home systems are - that they will cover. It is just not the case.

    Do not waste your money with this company. Select Home Warranty will do everything they can to avoid paying a claim. They are a scam and use loopholes to avoid payouts. I was a customer for 42 months, and I filed only one claim which they did everything possible to avoid paying. I sent this company nearly $2000, and they wanted to only pay $150 in a $700 claim. Then they wanted to charge me $75 to cancel my account early. They continually apologized and then gave excuses as to why they where doing what they were. They then would attempt to justify the importance of their insurance. I wish I had just put the premiums I sent to Select Home Warrant into a specific account rather than sending them the premiums. I lost $2000 by sending them the premiums and ended up having to pay for my AC to be repaired, so I'm out nearly $3000. They are just crooks!!!

    If I could give Select Home Warranty ZERO stars, I would. When I first bought the policy, I didn’t make any claims during the initial year, so I had no idea how truly terrible this company was. That changed in January 2025 when I filed my first claim for a broken dryer. What a nightmare. They assigned Titus Appliance as the technician — but nobody ever came, nobody answered calls, nothing! I called Select Home Warranty literally thousands of times, only to be told the same thing over and over: "You have to keep calling the technician yourself."

    Excuse me? Isn’t that YOUR job as the warranty company? After weeks of being strung along and completely exhausted from chasing after a ghost technician, I finally gave up. Select Home Warranty did absolutely nothing. No repair, no service, no help. Fast forward to April 15, 2025 — I made another claim. Foolishly thinking it might go better this time, but guess what? Same nightmare, different month. They again assigned a technician and again dumped all the responsibility on me to hunt them down. After two weeks of endless calls, I was lucky enough to get the parts shipped — but now Select Home Warranty refuses to let the technician install them because they won’t agree to pay the labor cost.

    Every time I call Select Home Warranty, the representatives give me false promises like, "We will call you back," but no one ever calls back. I managed to talk to the technician myself, and they told me point-blank: Select Home Warranty refuses to pay the proper labor fees, so the techs don’t even want to deal with them. In short: Select Home Warranty is a SCAM. They happily take your money but disappear when you actually need them. They don't care about customer service, they don't process claims properly, and they dump all the work back onto the customer. You’ll end up spending hours and days on the phone getting nowhere. Save yourself the stress and frustration — stay FAR AWAY from Select Home Warranty. I regret ever signing up with them and cannot wait to cancel this useless, deceptive policy.

    Customer service is based overseas and very difficult to understand. I never get a call back, and they don't have many technicians they can call. I have to call my own and pay an UNREIMBURSED service fee. Then they claim depreciation and give my a pittance. I had a claim for my washing machine. They sent me a service repairman who they claimed never contacted them with the results of his diagnosis. I already paid him the mandatory $125. Then I was told to find my own technician. I did and paid another $150.11. He told them the repair would be more than a new washer and submitted his invoice. They said they would reimburse me $125 ONLY AFTER I could prove I bought a new machine or had it repaired! Now I'm out $275.11 and still have nothing to show for it.

    Great offer but they lied. I don’t say this lightly. But as proven in the conversation recorded I was told numerous time that they covered everything and then it was “I’m sorry, I know this leaves a bad tastes but we only cover three parts of the ac”. I was left with, "We'll waived the tech visit charge when you call next time." So I was lied, false promise and advertising. Terrible.

    We have been a customer of Select for 10 months. We had our first service need on 3/1/25. The service company showed on 3/4/25. They only opened the door of the dishwasher and said needs valve. They said they would get Select and get the part. 2 weeks went by and heard nothing. I called Select. At that point they hold me they had denied the repair. They would not cover the valve in the dishwasher. So at that point, I tried to cancel in disgust. They promised all of the repair would be covered. 3 more weeks went by. Nothing.

    I contacted the service company and always waiting on part. So again I had to contact Select and explained how ridiculous this was getting. While I was on hold Select called the service company. Of course they had gotten all parts and would schedule the repair the next week. No one ever called. Called servicer and he said yes part are in but he had not scheduled my area yet. So now I canceled my policy and felt like Select Home warranty promised everything but could not provide the service at all. I recommend not buying Select Home policy. I feel that they will always find a reason not to cover or delay repairs.
