    I have been in property management for 18 years, this company by far is the worst home warranty company I dealt with in my entire career. Their customer service is very bad and never helpful, they are very cheap in paying for repairs and never do any replacements even when the technicians tell them it needs replacement. They referred me 3 times once to technicians and none of the technicians wanted to take their service call due to the fact they haven't got paid for the work it's been done in the past. I have their coverage in two of the properties I got and can't wait to cancel them. I would never recommend their service to any home owner or property manager.

    I purchased this home warranty when we bought our home almost 9 months ago. Within the last 2 weeks, our central air unit went out. This was the first I have had the need to even turn on the unit since we moved in. I followed the steps, contacted the company, and they told me 3 or 4 different contractors would be contacting me (none did, I had to call one of them). It was determined that the unit was going to have to be replaced. The claim was denied because I am unable to provide annual service records for the past 3 years, when I have not even lived there that long and the previous owners didn't give me any of that information. I did manage to find a local company that had done some repairs, but since it was not a maintenance record, it was not good enough.

    Therefore, only $100 will be allowed toward my new AC unit, as I am being penalized because the previous owner did not provide me with any maintenance records, or perhaps never had any maintenance done annually. That being said, I asked about my furnace, which is 30 years old. There are no maintenance records for that unit either. Even if I had a contractor come out and do "annual maintenance" for me right now and my furnace goes out this winter, I was told it will NOT be covered because of the previous owner's lack of maintenance. Apparently that is my fault when I purchased this warranty to cover myself over things like this. Do your research and read all fine print in the contract (which they don't send until after you sign to purchase) and when it says "maintenance records" are required, ask how far back and what happens if you don't have them or access to them.

    Select Home Warranty offers lower price, and extended period (12+2 month) service plan, but they basically reject any claim by using excuses like not covered even for basic items, require all detail maintenance records, refuse to talk to you, only cover one AC unit for a single family, and other possible excuses. Very dishonest way of doing business.

    Make no mistake, they will not reveal many important points on the contract until after you have become a member. They never sign their emails with their names unless pressed and then you get a first name! Nothing they say is valid and changes depends on who you ask and talk to! At the end their 30 days free trial becomes a nightmare and they bring so many excuses not to refund your money. A really bad company!!

    I am a professional property manager and have tried several companies and got sucked into the cheaper annual fees and freebies! What a mistake to leave my old company. If you join First American you will never leave them! I made a big mistake and I am paying for it now!! In less than 30 days Select Home Warranty is trying to take 1/3 of my prepaid annual dues - I will take them to court if I have to but will not let them cheat me - they got the wrong person to mess with it this time. They will pay 5 times more for the attorney fees in court! Then they will maybe learn - DO not do business with Select Home Warranty!!

    I want to advise every potential customer of this company to review the contract with a fine tooth comb. We have attempted to submit three claims for various items in our house, two of which were outright denied. The final claim was approved, however they authorized only $95 for a mounted 1000 watt microwave (our deductible is $45). They refused to include installation for the replacement microwave, despite the fact that a non-permanently mounted microwave is excluded from the contract. After an exhaustive search for a mounted 1000 watt microwave, I could not find any product that came close to $140.

    The customer service rep (Jermel at extension **) was unable to provide me (despite being asked multiple times) to provide a make and model of a microwave that is comparable to our current one that cost $140. I understand Select Home Warranty is a business, designed to make a profit, but with their exhaustive list of non-included items the customer gets screwed every time. Our incompetent rep (once again, Jermel at extension **) refused to put a supervisor on the phone when asked. Be very, very cautious and skeptical of anything this company offers you. They are happy as clams to take your monthly payment, but when it comes to helping a customer it is a different story. I just wish this website allowed me to give less than a 1 star review, because in my opinion, 1 star is being overly generous.

    Michael at EXT ** sold me on this Scam Home warranty policy. Promised me the world. It breaks we fix or replace. I told him I had two Air-condition units, one 17 years old and the other 1 year old. He told me NO problem, they either fix it or replace it. Guess what, they did neither. Fine Print in CONTRACT says you need all your SERVICE RECORDS. Who keeps those?!! And when he sells you on this of course he NEVER Mentions all you will get is $100 without service records. That's what they offered me. Not a penny more. Also had problem with a 3 year old Maytag Washing machine. Since it had a 2-10 year LIMITED Warranty SHW wouldn't touch it. Any product you have that has limited warranty with Manufacturer they won't touch!!! Read the fine print or you're screwed. What do I need this policy for?

    64 days into my contract I called about a washing machine. Guess what. They have a hidden 90 day clause that the max payout is $150. They find every way to NOT pay anything. READ YOUR CONTRACT and if you do you will NEVER sign with this company. You call in for a problem and they ask you the hidden questions in the fine print in the contract. They are PROS at not paying and finding the exact clause to not pay. On top of that I called to cancel my contract after the first fiasco and Michael asked me not to. He offered me 3 extra months free. Guess what I took the bait and then ran into the Air-condition mess where all they were willing to give me was $100. Insane. The free months is a no brainer for them because it costs them ZERO because they don't pay.

    Would NEVER EVER recommend this company to anyone. I have no idea how they could ever get repeat business. The bottom line is they look for every reason to not pay a claim. That is their goal. Period. Everything is in the fine print. That's what they tell you and by then it's too late for you. I paid them over $500 for the contract and have personally spent more than that to fix all the things they wouldn't. I can't believe the BBB has not shut them down.

    They are the worst company I have ever had the misfortune to give money to. Terrible, a rip off and will never use you again. Never paid up on claims I made over the year, make you pay upfront, and then try and claim it back. Customer service was appalling. Never got back to me. Spent hours on hold. Finally paid me 125 dollars just before my renewal a year later which was still far from what my repairs cost me. Will never go with them again. Going back to American Home Shield who were totally brilliant. Gutted I changed but Select were cheaper. Guess what, you get what you pay for.

    They sent out a tech when my AC unit went out. Denied my claim because they lied and said it was electrical. Now when purchasing this policy they will tell you they cover everything the other companies won't. Lie! I spoke to the tech to inquire of the cost I'd have to pay out of pocket due to denied claim for it being electrical. The tech told me he explained to Select that it was not electrical and it was normal wear. Select lied and fished for any excuse to not pay the claim after I presented this info to them. They are unethical and crooks. They will pay small claims but nothing major like a broken AC in Florida.

    Customer service is so scripted they are unable to truly be helpful, and often rude. I am often told you will receive an email vs. someone just telling me the results. I also was given 3 tech referrals for a dishwasher repair that were unable to service my brand, which I provided initially. I am now having to find my own tech and they are to reimburse. Yelp reviews appear to be more accurate so read all reviews before choosing them as your provider. Yes they are cheap and OMG do you get what you pay for. I will be cancelling.

    I would like to change my previous statement about Select Home Warranty. Even though it took me 6 days for them to give back my refund, I am really thankful that "Jason", their manager, really "fought" for my case. He really showed how much he really cared for his client because he gave me, from a two-year refund, to a three-year of full refund. They may had a mishap on handling my account, but they only showed how to rectify a mistake and be true to their commitment. I have not had my actual refund yet, but my verbal agreement that came from "Jason" would suffice that my belief in their service will soon be back.

    Select Home Warranty offered me a 3-year deal last February 2014 for $999. It was a great deal. But when I claimed July 2, 2015, they said they no longer provide a service in my area. They did not even call me. They said they email me last April 2015, which is untrue. I checked my email and the only email I got in the month of April is their promotion... the only email Select Home Warranty always does to me. When it's time for a claim, they will leave you in the air. They are very unprofessional! There is deceit, and no good faith on this company. Even the customer service will not return my call. This company is a hoax and should not be in this industry.

    Never have I been so disappointed in a company. No, a better word is ANGRY. These people are nothing but trash. Purchased warranty in March. HVAC quit working and from the time I contacted them they made it a point to look for ways to not honor claim. I have not been contacted nor received any follow-up from anybody at this company, STAY AWAY. They post fraudulent reviews all over internet. Lied to me to get me to sign.     I have got a bad experience with Select Home Warranty. Since the purchase I have filed around 4 claims with this company. Each time they will assign to a contractor and we have to schedule an appointment with them, every time I have to pay $45. Each time it is denied citing not covered in policy. The one time we had a problem with the water heater, while submitting the claim I have specified that it is a tank less water heater but still they assigned a contractor and the technician took some photos of the water heater and said "we will send our notes/review to your warranty people." After couple of days got a response from Select Home Warranty that "we don't cover tank less water heater." I am surprised, while signing the policy they will take all the information about our appliances.

    The last claim I had is with Slab water leakage in the garage. Even here also same thing happened. Contractor came to my house, took the pictures and after a week the Home Warranty people said "we don't cover slab leaks." If they know that they don't cover these kind of things they should inform us before/while submitting the claim. I also requested them that "I don't know any other plumbers. Please fix the issue and I will pay you whatever it costs." They said No, for that. Even though we have home warranty this year, we didn't have peace of mind. Please don't take/recommend Select Home Warranty.

    Our AC unit burned out. It was 25+ years old when we moved into the home last year. When we submitted the claim this spring in the midst of record heat, we were advised to find our own technician since they didn't have any available. Our technician shared with us the issue, which we conveyed to the Claims dept at Select Home Warranty. We were advised to replace the unit and submit the paperwork and proof of payment on the invoice. We could expect up to $2000 reimbursement (less than half of the cost we paid). We did that.

    Following up today, I was told it would not be covered for any amount, since they claim it was all broken down due to a Freon leak which our technician said could not be validated. This company has refused 2 previous claims since we moved into this house: freezer fan in our fridge, and collapsed shelving in freezer. This last and most major issue is their way of dishonoring their own advertising and contract. Very upset with this company.

    I filed 3 claims in the last year. The first claim I had a leaking pipe, they sent wrong contractor. Ultimately I had to hire someone else after 2 weeks of not getting any response from Select. 2nd time water heater issues, they flat out denied my claim. 3rd claims was for my washing machine that my motor went out on. Washer is 6 Years old and high efficiency. They will not fix but want me to replace, yet they will only give me $175 for my $650 Washer. Even if I went to the lowest grade washer this only covers 1/2 the cost. I have emailed 3 times and called 3 times. No one will even call me back. When I did talk to someone, they said a manager would call me back, yet no one has yet. Not to mention they will not cover deliver or install. Beware of this company.

    Received a very cordial and informational phone call from Avi who is a director of the company. He was calling in response to my original review and called to apologize for the treatment I received from his employees. He could not explain what happened with the billing mishap but would look into it. Avi also checked to see if my policy could be reinstated but since they no longer service California there was nothing that could be done. Thank you Avi for the phone call and the apology. I appreciate it. I would like to give Avi and the company he so graciously represents a star rating of 5 but since I can't separate the two I will update my rating to split the difference.

    Do not use this company. My 3 year policy was cancelled due to non-payment because the billing department neglected to charge my credit card as per original billing setup. I did not notice this lapse until I tried to call for a claim after the first policy year. I spoke to 3 different people. None of them were willing to try and work with me on this. I never received a lapsed billing notification, they told me it was not their responsibility to send me another bill, nor did I receive a cancellation notice. I found out today they REFUSE to reinstate the policy due to the fact that they no longer service California. I also overpaid for my now expired 1 year policy by over $125.00. That last person I talked to at Select would not answer any of my questions and eventually just hung up on me when I kept asking to speak to a supervisor.

    In the last 10 years, I've had policies at 3 various warranty companies, and I can say, this company is the most difficult company to work with. I had my policy for nearly a year before I made a claim on a bad faucet. Since then I've filed two other claims - one for a bad light switch and one for my septic tank motor not working. Only 1 provider showed up (the plumber). He took my money, said he'd come back with the part, and never came back to make the repair. The electrician never showed at all, and now they are stalling with making the appointment for the septic tank. For the faucet and septic tank, I've been asked to submit pictures, which I am sure is a stall tactic - I've never been asked for this in the past by other providers.

    They initially denied my claim - faucet claim without knowing any details on the grounds that the product has a lifetime warranty - which had they done any due diligence at all - they would have known that the warranty transfer to the next homeowner. They keep poo-pooing me when I call - promising me they will get someone out, but no one comes. For over 6 weeks I have had a leak in my shower that is now resulting in further damage that I'm sure they won't cover. They are literally stalling every chance they get. They just want to take the premium and run. I am seriously evaluating the possibility of suing them for fraud.     Select Home Warranty agents are reachable only when you are trying to sign up with the company and not any other times. The price was very low than other companies. Usually you get what you pay, but here you don't get anything. The claims submitting process is open-ended you don't get a ticket number.. 99 % of the time agent is not reachable, as the phone is always busy. There is no online system to submit the request. You send an email for the request. Yes in 2015 they still do it. All the agents are rude and they look for a way to deny your claim. My AC was not working and when I called them they asked for maintenance record after many emails and then they refused stating that it is routine maintenance work... and they informed I should have got additional coverage... wherein actually I got highest coverage available. This place is total ripoff and they just done cover anything.

    Once again, I talk with a salesman who convinces me to buy a home warranty for my property which I was at the time planning to rent out. It was well spoken that I could activate the service any time and/or cancel at any time once the renters moved in. Unfortunately, my plans fell through and I did not rent out the house. I recently requested a refund. It took two months to finally issue the refund, however it ended up being a fraction of the original amount due to a cancellation fee and a prorated fee for two months. Of course it didn't matter that I never even used the service nor did I activate it. Just very disappointing when you talk to a manager and they don't show any interest in your issue nor any care to offer assistance to make a happy customer.

    Very disappointed! I purchased a 3 year home warranty last year and I already had to cancel it. Last year I had placed 3 claims with the company and for each one an excuse was made and coverage was denied or not paid fully. This year the same is reoccurring. Just placed another claim and was given more excuses and denied coverage again. This service is not to be trusted! Why pay for coverage and then coverage will basically be denied. The money spent on this service and the company was definitely not well spent. Will be contacting Consumer Services to place a formal complaint.

    My air conditioner went out and I called Select Home Warranty. It took three days to finally get someone out here. When they finally did come the serviceman called to get authorization to repair the unit. Three hours later there was still no authorization. It basically needed coolant. The serviceman was then rescheduled to come out on Monday and he never showed up. Calls to him and Select Home Warranty were useless. Then they told me they would not cover the unit as I did not have maintenance records on the unit. I did have the record of where it was repaired and cleaned the prior summer and got that information and gave it to the serviceman.

    They also wanted pictures of the unit which the serviceman had already sent them. I have only lived in the house for two years. I ended up calling out an independent serviceman myself and $337 later it was fixed. That serviceman said the unit was not that dirty and did not need all the cleaning that the other serviceman was suggesting as it had been cleaned the year before. I have cancelled both of the policies that I had with them. I also had this my rental property and had issues on that as well so overall very poor service.

    I called in for a garage door repair, no one ever came. I was told to call my own co. It cost 1232.56 to repair. Select H. Warranty wanted to pay me $165.00 and charge me 45.00 fee to do the work they did not do. After looking at my contract, it says they do not pay to repair, only the replacement. What a ripoff.     I very rarely write reviews on companies, but this experience has been so bad that I had to warn people. If I save just one person from this agony, I have done well. If there was a negative star rating, they would get a -5 stars from me. This is the worst Mickey Mouse operation in the home warranty business that I have ever had to deal with. Yes, they are cheaper than most, but it's the old adage, you get what you pay for. And with Select Home Warranty, you get even less than you pay for. Terrible!!

    I can't express how badly you should go with someone else. I had Old Republic Home Protection before Select Home Warranty, although it costs a little more, they were 1000 times better at handling their customers. Claims is horrible, Customer Service is horrible and everything else about Select Home Warranty I have dealt with is horrible. I still haven't gotten my reimbursement check from a claim six months ago and they refuse to email me back with an ETA is on the check. DO NOT USE THIS COMPANY!!!     I signed up for an annual home warranty contract with Select Home Warranty (SHW) on 5/8/15. I submitted my first claim to repair the outside cap of our "clean-out line" that was broken by our neighbor's landscape crew. I received a letter that this claim was declined because it was outside of my home. On 5/8 I also submitted a claim about a leaking kitchen sink. I was supposed to hear from a plumbing company within 3 days. I didn't hear from them at all. On 5/30, I called SHW again to follow-up on this issue and to add a claim on my hot water heater that looks about ready to fall through the ceiling and doesn't put out a full 40-gallons of hot water. SHW "resubmitted my claim" to the same plumbing company. I received a phone call the very next day from this contractor. When they arrived to complete the claim work on 6/2/15, he explained he never received a phone call or email from SHW.

    In fact, he said that there are times he gets the claim emails over a month later after completing the work. After inspecting my broken garbage disposal, the contractor attempted to receive approval to repair it. SHW explained that I would need to pay the contractor up front and explained that the labor to install it is not covered under warranty. Additionally, the claim for my water heater positioned in my attic, which is being supported on a sagging piece of plywood, about to fall through the ceiling was denied in claim as well. As for my water heater not producing a full 40-gallons of hot water - contractor says it's due to sediment in the tank and SHW won't authorize the work to flush the tank. 4 total claims, none of them were approved per my contract with SHW.

    In my opinion, this company is selling bogus contracts to the public and writing their warranties in manners that confuse the public to what is and isn't covered. I requested cancellation of my contract and a full refund of my premium and to date they have only refunded half of my premium. I have a request in to receive the additional amount. I recommend you find a different warranty company as this has been a nightmare.

But three days ago I called them as my bathroom was flooded and then water started coming out of the ceiling. I called them and emailed them, too. We have no water, they promised to send someone out. I called the next day and was told they had no one to send. We have not had a bath or any water for days due to their negligence. I don't want my house to burn down either or my second floor to come crashing through the ceiling. Calling an attorney to help me. Don't use this company as they are bad.     I purchased my warranty in January, 2015. I called in May, 2015 because my 5 year old dishwasher wasn't draining - it stopped in the middle of the cycle - and they are not going to cover the repairs because there is food debris in the machine. Essentially, they are not going to cover our machine because we used it. At first, they tried to tell us that there was rust and corrosion in our machine. They demanded that we provide them with pictures of our machine, and would not approve any repairs. They like to cite their contract as evidence that they are following their policies, but their contract does not state that you can't use your equipment, and they will not be covering any repairs if it happens to stop working mid-cycle. The dishwasher broke in the course of normal wear and tear. They asked us to send receipts to prove when we purchased the machine, and then just kept making stuff up.

    We have no rust and corrosion, I doubt that there was actually food debris, because we drained the dishwasher prior to the service and there was no food in the drainage tube. One of the buttons on the front panel is worn out, but still works, so the wear is completely cosmetic. They just simply don't want to fix anything. DO NOT GET SUCKERED by this company. A good warranty price means nothing if they DO NOTHING, which is how Select Home Warranty operates.

    I purchased a two year warranty from Select Home Warranty on April 30 2014. In June 2014 my dishwasher started acting up. I contacted the SHW to send someone out. No one ever called me back. After a few days I called again. I was given a number of a local appliance repair company. I called and ** came out and repaired the washer. My upfront payment 45.00 I paid him. About six months go by and the washer acts up again. I call SHW. They give me ** number again. When I call him and tell him I have a Home warranty with SHW he tells me he does not honor them anymore because he never gets paid. All he receives is the upfront payment I pay him.

    I call SHW back. "It took all day to get someone" explain to them what I was told. They tell me to get another vendor to do the repairs and send the bill to them for reimbursement so I did. This was now Jan 2015. It cost 94 dollars. I sent the receipt along with a release form to SHW. It took three months to receive the 94 dollars. I cancelled my warranty with SHW in April 2015. Why not? It is worthless. These guys are nothing but crooks. Worse than any company I have ever dealt with. Save your money and find a good appliance repair company you can trust.

    I have had a very poor experience with Select Home Warranty. I have been with the company for 15 months and with the few claims I have submitted it seems like their main objective is to see how they can get out of paying the claim. My most recent problem was with my air conditioner. There was a very long delay for them to respond to get the problem fixed so I paid for it myself and was told I would be reimbursed. I paid $ 2300 and they said their responsibility was only $100! I need to provide service records for the last 3 years which I could not locate. I had a similar problem with my pool pump. They paid 150 out of the $560 it cost to replace. Once they approved the 4150 payment, they withheld payment for over 5 months. They always seem to find some "fine print" that they use as an excuse to not cover.     I purchased a rehabbed 60 year old home approximately 2 months ago. 60 year old homes are obviously going to have some issues, so I knew I'd need a home warranty. Select came highly recommended and the reviews were great. We had a home inspection, so we knew that our air conditioner was old, but the rest of the inspection was fairly benign or the previous owner fixed our punch list. I purchased a 5 year plan at a cost of $2,000 and was "given" the 6th year of coverage as a bonus. So far, we had a pool problem: Not covered; roof leak: Not covered. I bought the top of the line plan because of the age of the house, but roof coverage is not included in that--so BEWARE--and ask about roof coverage.

    Our thermostat stopped working and they covered that, but sent out the most unprofessional AC guy I've ever met. He made inappropriate remarks and jokes, took forever to change the thermostat and went on our roof and told the warranty company our AC unit was in desperate need of service. Unbeknownst to the AC guy and the warranty company, three weeks before that, we had an AC company we trust out to look at our unit and perform a service, so the Select serviceman was a liar. He spent more time pushing his $150 AC service that the warranty company doesn't cover than he did changing our thermostat. I've had other homes and other warranty companies in the past and wish I would have chosen one of those. I am so disappointed, considering the rave reviews I read about this company. It is easy to file a claim online, though, and they are responsive, calling back within hours 7 days a week.

    I purchased the platinum policy, which clearly states that the A/C, Cooling is covered. Our A/C unit stopped cooling, so I contact Select Home Warranty. They proceeded to tell me that the unit that is not functioning is not covered. However in very large print on the 1st page of the contract, "A/C, Cooling" is listed as the 4th item that is covered. There is no mention of single unit, or units at all. The contract states that the A/C, cooling is covered by Home Select Warranty. After speaking to a rude, snarky "manager", I was directed to section 6.3.6 on the 3rd page of the 5 page warranty- here in very, very fine print that "A/C, cooling" refers to the unit on the primary entrance of the home. He also went on to explain that this happens to people all the time. I guess he thought that would make me feel better. I pointed out that only confirms my complaint of an unclear and unscrupulous contract.

    I purchased a multi-home owners policy back in January 2015 from an agent, name Mr. **. He told me, "If I'm not satisfied I can cancel it anytime & get my money back after two months." I file a claim. I got no response several days. Again I call to make sure if the claim was filed the response was, "Yes." But no one was send for service. Few days later I call again. One of the agent told me, "You can get it fixed yourself & we will reimburse you a part of it." I call the agent. He hang up again. I call. This time he said he will contact me soon. I make several phone calls back & forth. Finally I decided to cancel the policy. They charge me a cancellation fee even it was never mentioned in the beginning. Also they charge me two months. It's totally a rip-off. Be careful.

    I purchased nine policies for houses that I own and rent. Select advertises that it covers the air conditioning, but when the coils failed from ordinary wear and tear and had to be replaced, they claimed it was not covered because they don't cover freon leaks. The coils are about 50% of the system and replacement was almost $2,000 dollars. In addition, they will only reimburse for the depreciated value of an item. So, when I had an older oven that needed to be replaced, they offered $100 which they considered the depreciated value. This warranty is almost worthless. When I complained to the Better Business Bureau, I was told they failed to respond to my claim so that matter was left unresolved.

    All information below is fully supported by email conversations with Select Home Warranty (SHW): My central air conditioning (AC) unit stopped working on 3/26/15 and a claim was filed with SHW the next day. SHW assigned B&B Plumbing Heating and Air to the diagnosis and repair of my AC. B&B Plumbing Heating and Air arrived on 4/6/15 and inspected my AC unit and relayed to SHW that the condenser and compressor needed to be replaced, which they estimated to cost $2,071.80 for parts and labor. SHW requested photos of my AC unit and maintenance records on 4/8/15. I sent 3 photos of the unit and two maintenance reports (one from Dec. 2013 and one from Aug. 2014) the next day.

    SHW required me to send proof of payment for the maintenance on 4/10/15 which I provided the same day. SHW confirmed receipt of all materials and requested I go ahead and have the prescribed work done while they went over the received records. On 4/14/15 I expressed my frustration with the time it was taking SHW to affirm or deny my claim via email. SHW refused to affirm or deny the claim each of the 5 times I requested the claim status, and they repeatedly claimed they had not received maintenance records (SHW sent an email in receipt of the sent records on 4/10/15). Finally, I was referred to **, a Claims Review Manager, on 4/15/15. However, SHW refused to allow correspondence between Mr. ** and I through email and I was forced to speak to him via telephone.

    Mr. ** told me on 4/15/15 that my maintenance records were insufficient which is why they could only offer a $100 towards the claim as courtesy; however, Mr. ** could not tell me WHY my maintenance records were insufficient. Mr. ** also said that there was mention of rust present on my evaporating coil on the maintenance records, which voided my warranty. However, the claim was for the condenser and compressor, not the evaporating coil. To appease Mr. **, I called the maintenance company I had been using on my AC unit (Aire Serv of Central SC) and confirmed that they are licensed to service any brand of AC or heating equipment and had them fax all records of my maintenance services.

    Also, I removed the lid from my condenser/compressor unit and took detailed photographs which demonstrate that absolutely no rust is present on either entity requested to be replaced by SHW contractor (B&B Plumbing Heating and Air). On 4/17/15 I emailed all records faxed by my maintenance company and additional photos of my unit to Mr. **. He confirmed receipt of these documents later that day. I have requested an update of my claim status via email 3 times and 2 times via phone. He has not answered or responded. It has been over 3 weeks since the covered entity has been diagnosed and SHW refuses to affirm or deny the claim. SHW is practicing bad faith insurance.

    It took almost 24 hours to get a plumber out. When the plumber saw I had bad components (covered under the contract) he could not get an answer from Select. Due to it being Friday, Select was gone all weekend so there was NO WATER to the house for the whole weekend! Now it's Monday afternoon and still no answer from Select!! I called into their claims department over the weekend to get answers and the rep was extremely rude and basically told me that he did not have the time to speak to me and could not answer any of my questions. He stated there was "absolutely no information on my claim" and he "didn't see what the problem was". The plumber who came out said that Old Republic and First American Warranties are really good and he has had no problems with them for claims. I recommend using another home warranty company and avoid this company at all costs!!

The part only costs $60, the repair mans and fees are going to cost me 4 times that.     In 30 years of home ownership, I have never encountered such an unethical and unapologetic company. I purchased a home warranty from Select Home Warranty in August of 2014 for a home I own and rent to tenants. I researched online and asked the salesperson every question I could think of to ensure I was choosing a reputable company that would fulfill their promises. I was told that there was a 30-day waiting period before the contract would take effect (and claims could be made), but no other conditions. I was assured that all the appliances/systems listed would be repaired or replaced with a comparable or better product. As a result, I added two additional items to be covered, and my total investment was $549 for my rental property. They also gave me 3 months additional coverage for "free". The outcome is FAR different than the promises made.

    The contract I signed had tons of "fine print" which I perused. About 2.5 months into the contract, my tenant informed me that the washing machine was not operating properly. As directed, I emailed claims@selecthomewarranty.com, and days later I finally received a call that an appliance repair company would be out to repair it. Basically, after much conversation, I was informed that they washing machine repair was too expensive, so they would not cover it, and they advised replacement. Then I'm told that since it was within the first 3 months of the contract, the only thing they would do is provide a $150 credit toward replacement. I was STUNNED to say the least. At no time during conversations with the salesperson was I told there was a 3-month policy. They responded with some fine print item in the contract stating that this is the case.

    I demanded a larger credit toward an almost $600 washing machine replacement. I then spoke to a "manager" named **, and he said he "understood" my frustration and would try to get me a larger credit. Later he said that he never promised that and that $150 was the best he could do. I finally agreed, signed a document, and was issued the credit. Fast forward a few months and my tenant notified me that the dishwasher was no longer working. So, once again, I emailed the claims department three times with no response. I finally called and they did then organize the same appliance repair company to go out. Once again, they said it was the motherboard, and they felt it was too costly of a repair, so refused to do it. They suggested replacement. Then I'm informed that they would ONLY CREDIT ME $100 - they would not replace the machine.

    I was FURIOUS and told them I wanted to cancel this bogus contract and obtain a refund. I also asked what my refund amount would be, knowing full well that they are frauds, and would come up with some ridiculous amount. FOR A FULL MONTH and after several emails back and forth, I never received an explanation of a refund or any confirmation of a cancellation. Nor did I receive the $100 credit for the dishwasher, which cost me $460 to replace. Suddenly I see a $28 refund on my Discover Card. That started a whole other set of emails and calls from me. All communication from Select only indicated that they want speak with me and to call in. No names or extensions are given, or dollar amounts. After repeated requests for the General Manager's or President's name and phone number, both claims and customer service say they don't have a phone number or a name to give me.

    Finally today I spoke to ** who claimed to be a "manager" and could only give me the name Alex Winters who is VP of Customer Service. He told me that he does not have a direct line. Apparently no one in charge at this company has a phone in there office. I find this hard to believe, and another example of their unethical operations. They said my cancellation was processed, so I forfeited my $100 credit, and that my initial contract amount of $549 was a "discounted" amount and by cancelling I forfeited my discount, so the total cost was $640, which is broken down to $53 per month. That 7 months of service (even though it wasn't in effect until 30 days later) equaled $371, plus my $150 credit issued for the washing machine (so actual payout from the plan actually go against your investment for their repair service), totaled $521.

    That subtracted from my initial payment of $549 gave me a refund of $28. I asked to reinstate the contract since I was never informed of the refund amount and they said there was no way to do this. Obviously it is in their best interest for customers to cancel, because they can keep your money without continuing to provide the services they were hired to do. This company is a travesty. In all their sales and marketing, including their website, they infer that appliances are repaired or replaced. There is nothing that indicates there may be a devalued "credit" issued instead. Even the language in their contract is not clear. I strongly urge consumers to keep shopping when they come across SELECT HOME WARRANTY. It is a SCAM.

    On 9-29-2014 I signed up with Home Select Warranty. The Select Home Warranty policy Holder agreement was to pay $49.95 for 12 months. I set up a payment schedule through my bank. On or about January 20,2015 I submitted a claim for two items. A water heater and ceiling fan. They determine the ceiling fan could not be fix based on the picture I sent them (Home Select Warranty). They gave me a 75.00 dollar allowance for the ceiling fan. First I would need to pay for the service repair and purchase the ceiling fan. The Warranty company approved the hot water heater repair. It took almost a month to get a repairmen to my home. I paid the service fee.

    On March 24, 2015 I filed a claim on my clothes Dryer due to loud humming noise. The company responding by saying "since the dryer is operating okay, we do not pay for humming noise". I stated them I never claim the dryer to be running okay. The company (Home Select warranty) stated "You get your own repairmen to look at your dyer. Submit your claim for reimbursement. No guarantee".

    On April 18,2015 I filed a claim on my over the range built in microwave oven. The company request a picture. I sent the picture into the company. The company stated "due to depreciation, we will give you $95.00 toward a new microwave". I informed the company that the microwave of this type cost between 400-600 dollars a range. They request I get my own repairman. They, the company, would only give me amount toward purchase. I spoke with customer service and request refund for my payments. Initially the customer service person ** stated the company would reimburse me but prorate the refund. Later I receive an e-mail stating due to me making monthly payments, they could not refund my payments. Service has been rendered.

Five days later tech came to house, said he could not fix because the cost would be over $100 and that he was required to take photos of the unit back to the office for forwarding to Select Home Warranty for approval. I called Select Home Warranty, spoke to 3 reps, the last rep named ** spoke to both me & the tech (the tech was from their sub-contractor) & told us both to go ahead and fix it, send in the paid invoice for the repair + proof of payment... That done, they are now telling me I must wait 2-3 weeks for some "resolution" to receive my refund. We were never informed that any work over $100 would require photos, etc. or that we would need to wait weeks for a refund. When I called to negate the "extended warranty" I signed up for a few weeks ago, instead of receiving a refund they billed me $470... Go figure!     This was the worst experience I've ever had with any sort of business in my life. They made promises when signing me up that they would "repair or replace" appliances in my home. However, that isn't the case. My dishwasher was deemed replaceable but instead of replacing it they gave me a cash settlement for the depreciated value of the dishwasher.... they wouldn't help to install the new one either. I became upset that they weren't following through with what I was promised. So instead of letting me talk to a supervisor they kept putting me on hold and leaving me there for extended periods. The office manager ** was extremely rude and disrespectful. He wouldn't let me speak and even though he knew I was upset and trying to explain what happened he kept talking over me.

    I called and said I was disappointed and that I wanted someone from the cancellation department to call. Instead of having someone call me... they canceled my policy and charged me a cancellation fee without my knowledge.     This is the most headache I have to deal with Select Home warranty company in my life. Have problem with my Oven, ice maker, faucets and jacuzzi and had to went through all the hassle and still didn't get it fix. For my Ice maker, I have purchased extra for this service and the fix cost $195 and they said they only pay for $65 and that all they can do. For the Oven, the door was broken and can't be close, they said it is not covered as the oven is still running. I asked them "if the oven is still running and the door is not close, how do you said the oven is functioning?" They're just being so rude and hung up on me and close my claim.

    For my faucets, my double sink faucets are not able to turn. I called them and they send their contractor down. They said "the 4 faucets need to be replaced", didn't hear anything back from them. I called them back and they said go ahead and call my own contractor to get it fix and submit the invoice for them. I got my contractor fixed it and sent the invoice for them. They keep coming back and ask for pictures, I sent the pictures. Wait for few months, asked them again the status. They said they only cover for 1 faucet, $80 as everything only cover 1. So with the deductible they only pay $80-$45 deductible = $35 and that is the maximum they cover. So you paid extra $60 for plumbing beside $450/year and they only cover $35 for the faucets.

    I tried to talked to them today and they said "there is nothing to discuss". I asked them "where in the contract said it is cover only 1 faucet?" and he said he doesn't have contract in front of him and hung up. Can you find any house that have just 1 faucet in this country? It is so unreasonable. And after 5 months, still didn't get the check back.

    I purchased extra for the Whirlpool jet inside the home for addition $60 as I use it very often. 9 months after I purchased, the jet stop working and I called them. They sent their contractor over and the contractor said he doesn't do this job and took my $45 deductible. I called Select back and they send someone else which never call me. I tried to call and the contractor said they already told Select that they don't do this job. After few weeks, I called Select again and they said I can go ahead and call my own contractor to fix it and send the invoice over. I finally got a contractor can do the job and he fixed it for me. Sent the invoice to Select, they keep asking for more detail and I had to call the contractor again to send the detail of the fix. After 3 months of back and forth, they said they will not pay for this service and hung up on me again.

    DO NOT buy the service from this company. They find all the reasons to reject the claim and you ended up paid more to get the fix as you have to paid for service call from their contractor, and will not get it fix from their contractor. Wish I didn't waste my money and time with this company and hope you see this and consider about a different company. Basically, I paid over $500 for this insurance company and ended up paid more on the service call. And they did't even cover anything for me and I have ended up paid more than $1000 on the total fixes.

    We have had Select home warranty for one year and over the year we had started claims for 3 issues. First - pool pump, they could not find any service agent, so they asked us to find our own and send them a claim. Second - toilet fixing - they found someone and processed claim. Third - refrigerator claim. They could not find an agent and asked us to find our own. For first and third claims, as they suggested we found repair person, send them the invoices. It has been over 3 months - we have not heard about reimbursements. Overall, very unhappy with their business practices. We had American Home Shield in the past, and were very happy with their service.

Do not waste your time on purchasing a home warranty as the most important things that break down are not covered by their warranty. My heat exchanger was damaged in my furnace and heat exchangers are not covered so I am responsible for the replacement of my furnace. My mainline sewer was clogged by roots and the snaking of that is not covered yet they would if the cause was unknown. They are a waste of money so you are better off finding contractors in Angie's list.

    Purchased a new home warranty with the purchase of a new home. Called for claim on a thermostat. First they tried to get me to pay out of pocket for the entire job, and then submit it, when I should have a 45 co-pay. When I told them I was not willing to do that, they did get a contractor to come out. They wanted maintenance records and inspection reports. I produced the official home inspection report from 4 months ago and they are trying to say I need the entire history of regular maintenance to get this qualified under the warranty. They want pictures, and their contractor took the device. The inspection report said the devices were in good condition. Why would I have done maintenance if the inspection report had come back good?

    This company takes your money and then does everything they can to avoid paying for what should be under the warranty. They claim it is my responsibility to take care of their contractor. I have had warranties in every new home I have ever purchased and I have never experienced what I am experiencing with this company. The customer service reps are rude. When I asked for a manager, I was told he was the only manager. When I asked who he reported to, he said it always changes, and refused to provide a name.

    Our very first call for repair with this warranty company brought nothing but hassle and no payment. The cost of our repair was $368. They had me taking pictures of the outside of our Electrolux front loader dryer and then another email to take more pictures of the inside of the dryer. And then wait and wait and wait some more. Three months later and we are finally just agreeing to accept $145 because we have not received a penny and I am tired of the hassle. This is how they win. They do NOT honor their contract legally as far as I am concerned... They find every loop hole possible to not pay for a repair. I would suggest you contact the BBB of New Jersey prior to purchasing a contract with this company. I sure wish I had done that. Their salespeople are very personable and nice. But they only want your money and do not want to be bothered after that. Take my advice and don't stop here... Keep looking...

    On 12/05/14, I contacted Select Home Warranty about an issue with my pool pump and they responded with the name and number of their vendor. I called, but that vendor did not work on residential properties, so I had to go back to Select for the name of another vendor. It took 3 calls to finally speak to someone and was told someone would call me back to set-up an appointment to meet me at my house. I contacted Select on 01/05/15 and informed them that I had not heard back from their vendor. They responded on 01/06/15 that my claim was approved. I informed them that I didn't even know what was wrong with the pump as the vendor never contacted me or met me at my property.

    I was told they would look into it and then told the vendor said my 2-year old pump needed replacing and I needed to contact the vendor. I tried but had no response and I wasn't having any work done until I knew exactly what the problem was and the cost. Select said I could have my own vendor do the work, which I did. I applied for my $150 on 03/09/15 and sent back the requested paperwork. When I contacted Select today, they said they did not receive my signed release, so I emailed it to them to 2 different email addresses. I received an email stating my paperwork had been received and it would be 30 days. I responded with why I had to wait another 30 days and the response was they had not received my paperwork. Really? Having been a homeowner for 30 years, this is the worse experienced I have had with a warranty company.

    I purchased contracts for my house and a rental house. My very first claim was denied. I was shocked at how they pointed out wording in the contract to show why they wouldn't need to cover my problem. The claim was for a cracked stove top that was no longer usable and wasn't safe to heat. They pointed me to wording that describes what is not covered (i.e. shelves, door hinges, house foundation). It took me three days to get a manager to call me back and that is what he provided as to the reason my claim was not covered. He actually tried to bully me into agreeing with what he was saying. The original denial letter claimed that this was a cosmetic issue. It was clear that they were going to continue to make arguments to support their view that this was not covered. I cancelled both policies and will never do business with this company again.

    I purchased a home warranty plan in October 2014 for $425. It covers my house in Omaha, NE. It is suppose to give me coverage for 14 months. I first called the 25th of November with a clogged kitchen sink and disposal that would not work. They never called me back, like they said they would the next day. We had to fix problem ourselves because we needed the sink for Thanksgiving. We had guests coming into town. I ended calling Select Home Warranty back the next week to complain and cancel the plan. They said that they had lots of calls that day and could not respond to all of them. The office manager at Select Home Warranty, ** talked me into keeping the plan because I could personally call or email him and he would respond within an 1/2 hour.

    So this week I have another couple of problems at the house. I have a clogged drain in the master bath and a hot water tank that is not working properly. I emailed him on Tuesday night and did not hear anything back from them. I called on Wednesday morning 7:08 a.m. and there was no answer at his extension and no way to leave a message. I called again at 10:29 a.m. on Wednesday and finally talked to someone about the problems. He said he would put in a request and that I should watch for an email. He also informed me that ** is no longer with the company. An email came through at 2:21 p.m. It said that within 48 hours, Burton Plumbing should be calling me and if they didn't to call Select Home Warranty back.

    I have called Burton Plumbing several times over the last three days and they still did not have everything they needed to come and do service. I was trying to get the service done while I was home this week on spring break. Why did I pay for a warranty plan that takes several days for a company to come out. I am thankful that my problem was not one that needed attention quickly. I would not recommend this company. They are very slow to respond to you and do not get the job done. Is there are recourse for them not following through with the service that they said they would provide?

    This company is a scam. Do not use them. They will only pay for parts and will not pay for any labor. They group any type of work besides a part as 'installation'. If you try to cancel their contract they will do everything in their power to give you as little money as possible. If you want a home warranty to make your life easier this will also not be the case and be prepared to be on the phone a bunch. Worst consumer mistake I ever made was selecting these guys. The language on their website is completely misleading.

    On 3/5/15 I sent an email as instructed to request a service call on a water heater that was leaking at my condo in Florida. The tenant reported that although he had hot water, the water heater was leaking a lot. On Monday 3/10 I call Select to determine what was the status of the service call, they said that they didn't get the email request. I gave them the information on the phone and they said that they would take care of it.

    I called on Wed and they said they needed pictures of the water heater. The tenant sent pictures on Thursday. On Friday I called again and they said that they didn't receive the pictures. I argued that the tenant assure me that they were sent and beside that nowhere in the agreement with Select does it say that pictures are needed for a service call to be made. I insisted on a manager calling me. What will pictures accomplish anyway? It will take a plumber to determine what the reason is behind the leak.

    However, this is the third time that I have called them and on each occasion it requires aggravation to get them to keep the agreement. I would caution any to sign an agreement with this company who does not appear to be able to stand behind their warranty. I never had these problems with American Home Shield and as soon as this agreement is over I will switch back to them as soon as I can.

    Sadly it creates ill will with tenants that then blame landlords for not taking care of them. When in fact we had a warranty for repairs that should have accomplished just that. When it comes to SELECT, select another warranty company. There should be a class action against this company. I am sure this is not the only complaint against their poor service. They work hard to sell you on their service but work harder at trying to wiggle out of coverage. I will also file a complaint with the BBB.

    Called the company Select Home warranty for an issue in Dec 2014 for our A/C not working. The issue was a blown fuse (a $10 part), the A/C company fixed it, we paid our deductible. Now in March 2015 the A/C is not working again, the same issue fuse was blown but it was also determined that the wiring from the unit to the thermostat was bad and this time it was blew the transformer. The total of the repair job is $785 for parts and labor, but because we do not have maintenance records for the A/C the home warranty company is only going to give us $100 and we have to pay the rest. Now keep in mind we bought the home in May 2014 and the A/C unit is brand new from 2013.

    Had a pool pump go out within 2 months of the policy, called and made a claim, the tech they sent out said it was the timer. I knew better so I asked him to leave. I ended up replacing the pump myself and when I contacted them about a reimbursement for the 400 dollars worth of parts I had to buy they said they can only reimburse me up to $150.00 within the first 3 months of policy, I paid up front for the whole year.

    After getting hung up on several times I asked about how to get my 150.00 dollars, they had me fill out a form and after I emailed it back 1 hour later they said it would be 30 days before I got a check. Day 30: sent 1 follow up email with no answer. Day 34: sent another email with no response. Day 40: called, got hung up on, called back to talk with someone who said they didn’t know why the check has not been mailed out but hopefully someone will mail it out to me this week. REALLY?!?! This has to be the worst company I have ever had the displeasure in dealing with. I will be getting rid of them ASAP and will be finding another home warranty company.

    I wish I would have done a more thorough research before falling prey to this scam of a company. From the start to end I experienced nothing but stress and frustration from Select Home. 2 out 3 customer service reps I spoke to were unhelpful, rude and unprofessional. It's bad enough that something in your home broke and to top that these people make you feel like it's your fault, and will come up with any excuse to not have to pay; and finally if they pity you they'll send out some cheap, shady, never-heard-of repair company that they're contracted with to fix your stuff. Their website login is a bogus so is their phone line. Their employees misinform and are argumentative. Good luck getting a half paid claim out of these people. I asked for them to cancel my account and refund my money, it's been 30 days and I haven't seen a dime of the $500 I paid them. My washer remained broken and I am out $500.

    I had a plumbing leak. They sent plumbers, but the work was urgent so "authorization process" was not complete. They did the "repair" but caused and even larger gushing leak in an adjoining room. I paid them $700, but I now am facing a $3000 repair caused by the plumbers sent by Select. The plumbers appear to be out of business just 3 weeks later, and neither they nor Select will pay or even respond. My next step is to report Select to the Attorney General of Texas, and then perhaps a lawsuit.

    At this time I have two houses covered by Select, but when I call EVERY TIME they cannot locate either house and they put me on hold, talk to others and tell me I have no account with them, but they keep taking my funds. Now how does that work?? I have a microwave that needs looked at because it comes on by itself, doesn't cook right and I worry about fire hazard. They laughed at me. Unfortunately they are telling me since I purchased an appliance package in 09 and it is outdated and they will only give me 85.00 to replace a "Frigidaire professional version".     I have Select home Warranty service, and didn't get any support for any repair. They sent under rated technicians because good technicians don't like to work for Select. Normally, that technician appears couple of days later, and take another couple of days to get approval for the repair cost from select. If you want to make the process faster, Select always suggests customer to find his/her preferred technician to fix the issue, and assures you to reimburse later. Anyway, they never pay. I reported claim twice for two different issues, and I was victimized for both of the above stated situation. Every time, select gave me different reasons for not paying the bill. We bought the "Select" service just for nothing.

    I called in that our heat unit wasn’t working properly. It took them a week to respond and when the technician diagnosed the problem they wanted maintenance records- I provided what I had. I have been here less than a year. I had it serviced when I first moved in and then their tech guy serviced it in July. This isn’t good enough for them, they told me to get my own service guy. In the contract it states clearly that if I do this it voids out their warranty and they will not pay. We are under a state of emergency without heat. The last phone call I made I talked to a ** that said “listen sweetheart” and then basically called me a liar. They want me to pay up front for repairs then they will reimburse me what they feel is acceptable to them- they had no problem taking my 500.00. They are shysters- do not waste your money here.

    I have only had SELECT HOME WARRANTY as my homeowner's warranty service for six months. I almost canceled because of the bad reviews I read on-line. I wish I had. However, I talked to their customer service rep (Ryan) and he assured me that if I had any problem, to call him and he would personally make sure I was satisfied with any issues I had.     Last November, i.e. in 2014, our garbage disposer broke. Called up Select Home warranty, they send a plumber who came and confirmed that it is broken and hence require replacement. SHW said they will cover disposer but not the installation but turn in the receipt for installation, they will try to cover a part of it.

    I paid for 107 $ for the same disposer from home depot and the plumber they send shared 150$ for an hour work to install and 60$ for to come and verify within a min that the disposer is broken which I told them over and over. I turned in both of receipts in Nov 2014, now it is Feb and I have not received the check. First they said the online price for the disposer is 75$ so they will only cover it. When I spoke to their manager, ** and later ** that I'm not an online shopper, then they send me a reimbursement form for 107$ which I have mailed back in Dec 2014. Since then I called and emailed several times not seeing any check. Meanwhile they are still reviewing the installation piece and finally verdict came in as 'No' in Jan of this year when I threatened to go to BBB. Then another manager emailed asking for the receipts again saying that they never received and asked me to resubmit.

    I keep getting called from SHW reminding me that my membership is coming to an end and when I ask about the status, they say someone will call me. And no once calls me. And when I call and finally get hold of someone, response is Manager will call me by end of day, but no call. This is the 2nd time I'm going through this sort of unaccepted delay in 2014. Last time it was reimbursement on my microwave and that took close to 4 months of calling and shouting to get the check.

    I purchased a home warranty from select. I had a problem with my heating so I called for a service call. They sent a contractor to fix the problem, or so I thought. The contractor found out what was wrong and advise me he needed to get an authorization to fix the problem. Two days later with no response from the contractor I called select home warranty to find out what was going on. They advised me that the claim was in review and they would get back to me. They finally get back to me and say that I need to provide 3 years of maintenance records for the heating system to them that were performed by a "licensed, certified contractor" or the heating system was not under warranty. This is a problem for me because I have only owned the home for 6 months. When I bought the home the prior owner had just had the AC and heat serviced so it was not scheduled for another service until June.

    I explained to the representative from select home warranty. Then the conversation went to the part that was defective in the unit was not covered under this warranty. After all this run around I called the contractor that was sent out by select home warranty to find out if this problem with the unit was something that could have been avoided by servicing or changing air filters. He explained that "This problem was something that could not have been avoided. It was a problem with a manufactured part in a sealed system. At the end of the conversation with the contractor I asked him "Are you a licensed certified contractor in the state of Arizona?" The contractor advised me that he was not a licensed contractor. At this point I am feeling really taken by select home warranty.

    Select home warranty's motto is save your wallet, and in the advertisement on this website, and in the paperwork I received from them it states they only use licensed certified contractors.

    I called back and talked with a supervisor from select home warranty about this problem and we just kept getting the same Circle talk about not having service records, the part not being covered under warranty, the unit being installed improperly, basically there was no way they were going to fix the problem. After about 45 minutes of going round and round with this guy I finally came to the conclusion that they were not going to do anything for me. I advised him at that point that I was going to contact the Arizona board of insurance and file a complaint because I felt they were acting in bad faith.

    At this point now he wanted to try and help. He said "I will give you $100 toward the repair after you have made the repair and send us a receipt paid in full, but you have to use our unlicensed uncertified contractor to make the repair." I told him this was unacceptable. The repair was going to be $600 and I was not going to use an unlicensed contractor to do the work on my home. He said "You are more than welcome to use any contractor you would like, but for us to give you any reimbursement you will have to use our contractor." I told him I would like to cancel the policy, and asked him to please get me a figure with cancellation fees, proration, and any other monies you will deduct to cancel this policy and let me know how much of my premium I will get back.

    After a brief hold he came back on the line and said "I talked to our accounting department and because you are such a new customer we are going to go out of our way and refund all of your premium, as long as you give me your word that you will not go to the Arizona Board of insurance to file a complaint." I told him "I cannot give you my word that I will not go to the board." I have still not received a refund from them but I would sincerely advise anyone buying a home warranty from these people to read every term and condition before you give them your credit card number. On further review of their terms and conditions there is almost no coverage on many of the most expensive breakdowns that a homeowner may face. Furthermore select home warranty employs unlicensed contractors.

    To conclude this review I am told that I will receive a full refund for my premium, but I am still stuck with a unit that does not work, the $45 out of pocket service fee, and a pre-existing condition which more than likely will not be covered by any future home warranty. Select home warranty not recommended!!!

    1. AC/Heat Unit: Had them have someone come out a year ago to look at my AC/Heat unit on my roof. The company said it was working fine. Six months later, the heat won't kick on. They sent out the same company who told them the problem. They denied coverage telling the company that the part is not covered (heat exchange unit). They told me they denied coverage because I didn't keep maintenance records. They say require two inspections per year to be covered under their contract. The company they sent advised me that no residential customers have maintenance performed on their units twice a year and that they should consider maintenance changing the filter in the house. I change the filters monthly. Bottom line, I paid $800 for a two-year home warranty contract, and they said they would cover $100 for repairs/replacing the unit, once I showed them the invoice for the repairs that I paid to have done.

    Issue 2: Toilet backed up. I called them to have a company come out to service the toilet. It was a Friday. They could not get anyone out there until Monday. I have five people in my family. One toilet. I see 24-hour plumbers advertised all the time. We had to use the bucket system for the entire weekend. Gross. During the weekend I researched the company they contracted to come out and found all bad reviews. Not one good one.

    I ultimately declined that company and contacted another one myself, one with good reviews. They came out immediately (Monday morning) and repaired the toilet in less than one hour. They charged me $265. However, before I called the new company, I confirmed with Select Home Warranty that they would reimburse me for the cost of the repair. They said, "Absolutely, contact your own plumber and submit the receipt. We will reimburse you less the service fee of $45." Today I find out they will only reimburse me $90 because "clearing out the line is considered "maintenance" and they don't pay for maintenance." I thought the whole point of having a plumber come out for a stopped up toilet was to clear the line? Am I wrong?

    Aloha, I live in Hawaii and it is difficult for me to find a home repair man let alone a company who is willing to cover me.     I bought a warranty policy with Select Home Warranty because the house I has it has many high end appliances and 3 a/c units. I hoped to mitigate repair costs as my home begins to age. I have found that Select Home Warranty weasels out of ever paying for anything. When I bought it, I paid for everything I could think of including 2 refrigerators, microwave, plumbing, heating, oven, clothes washer and dryer, water heater, plumbing stoppage, garbage disposal, garage door opener, electrical, duct work, dishwasher, cooktop, ceiling fans, pool, second refrigerator, sump pump, second freezer, ice maker, and all 3 a/c units. I paid $910 for this warranty policy.

    Specifically, their contract states that they will only cover up to $150 for a repair within the first 3 months of coverage, and the 3 months doesn't start until after 30 days. So, 4 months into the contract period I have a claim on a WOLF brand oven that they will only cover $150 of, when the cost is closer to $1000. My contract was signed July 7, 2014. I made a claim on December 1, 2014. This is 4 months and 23 days into the contract, and 3 months and 23 days into what they term as the actual warranty period. They will still only cover $150 of my claim.

    This is in direct violation of their warranty contract which states that they should pay $500. Additionally, they sent "their repairman" to come repair the oven. Initially, I paid him the $45 service fee, and he never came back and never responded. They told me I would have to pay another service call fee to have anyone else look at it, when THEIR subcontractor FAILED. Every $45 call is denied stating the unit is "not maintained properly" or "not included" or "excluded". Do they make money every time they send someone and then deny it, keeping more money? Their company policy is to deny, and to make sure they can figure out how to deny a claim, or figure out how to make you say something that will help THEM deny your claim. It's an unfair con to steal money.

    Have not had one good experience with SHW yet. Brought the policy in March 2014 and paid for whole year in advance w/ agreement for additional 3 months free. Tried to use it for a hot water heater, which I paid extra for, but of course that wasn't covered. Another claim for my oven I put in over a month ago and after getting runaround for the last three weeks, I was told today that it would not be cost-effective to fix but all they could reimburse me for was $125. REALLY??? Where can anyone buy a stove/oven for $125?? The stove came with the house when we moved in seven years ago so I can't say how much it cost or what it would cost to replace it but I know $125 is not going to do it.

    So basically if your claim is for something they can't fix, they will only pay you what THEY say is the depreciated value of the item (and how they determine that is a mystery to everyone except them). I have to give them credit though, they do have that one small paragraph buried deep inside the policy that says they can do that. That was brilliant SHW, deceptive but brilliant. At least I know now and can warn everyone else I know.

    I purchased a warranty from this company approximately 1 year ago and my washer stopped working. I contacted them and was told that they would send a technician to my home. He came out and started the machine working and it worked only 1 day and went back out. He told me that there was another part that had to be ordered and that it would be back in 2 days. 2 days has turned into 3 weeks, and when I contacted the company they told me that I would have to pay to have the repairs done and then submit a bill and they would see if the bill could be paid. When I purchased this warranty I was told my deductible would be $45, now I am told that they don't cover labor. I never would have paid $400 for this warranty under these circumstances. This warranty is a ripoff.

    When I attempted to contact a manager, I was told there is no managers available and you have to contact them online. I was told by the representative that she felt I was hostile. Really???? 3 weeks without my machine and a repair man that they sent who never contacts you and you have to chase him done, and you think I am supposed to sing 'Oh Happy Day'. I never cursed or yelled because that is not a part of my character but am I angry, yes, I am beyond angry. I asked for a refund of all of my money and they told me that it was not possible.

    During the last snowstorm I lost power and my heat went broke. I called Select for help. They informed me that I had to call the power company first so I did so. Once my power went back on, my heat still wasn't working. I called back select and they sent a heat repair man. He showed up on time and was very helpful. He fixed my furnace with a new ignitor.
