    1 star because I cannot select zero. They have no service providers that are willing to work with them for garage doors or appliance repair. They will tell you that you can select your own service provider, however no service provider is willing to deal with Select Home Warranties, even if you schedule them. I made the mistake of selecting my own refrigerator technician, attempted repair was $350, that did not fix the issue, unit deemed unrepairable. SHW solution, a $175 check to cover the attempted repairs and replacement cost.

    0 stars for SHW!! I purchased this warranty up front for 5+ years. My first claim began in October, only to have a technician come out and basically tell me to read my owner's Manual and do it myself after paying the service fee. I was extremely disappointed, so asked for a different technician. A part was ordered, and my appliance was never fixed properly. After several attempts to fix the issue, I had to buy a new appliance. Now SHW refuses to compensate me any money because the proper channels were not taken.

    After talking to about 20 different customer service reps that are all in a different country, mind you, and all stating they would “expedite my claim,” my appliance was never fixed. Not sure what else I could have done after 3 months of trying to get my appliance fixed. I DO NOT RECOMMEND ANYONE to purchase a warranty from Select Home Warranty, as they are not helpful nor accommodating. They constantly give you the runaround and their famous words are "We will get back to you in 24-48 hours" but they never do. I always had to call them back constantly. This company is a joke, and I wish I would have never purchased this warranty. Severely disappointed customer!

    This company is a bad warranty company. Do not give them your money, you will regret it. They don't cover anything. They always have an excuse not to. If I only knew I would not have gave them my money. Stay away from this company

    I’m extremely disappointed with Select Home Warranty and feel obligated to warn other homeowners. After paying my premiums and trusting their advertised coverage, they refused to pay a legitimate furnace repair claim that cost $1,820. Their own technician confirmed the issue should have been covered, yet Select Home Warranty still denied it without a valid explanation.

    To make matters worse, they tried to offer me $150 as a “favor” — an insult compared to the actual cost of the repair. It’s clear this company looks for every possible excuse not to honor their policies. The customer service process was a complete runaround, full of delays, transfers, and empty promises. I ultimately canceled my service because Select Home Warranty has been the worst company I’ve ever dealt with. They do not stand behind the coverage they advertise, and I strongly recommend that anyone considering them look elsewhere before wasting time, money, and patience.

    As per their Tech Support, as per Section 9.1.2 of their "contract": they do not by default cover LABOR costs on repairs. I spent 30 minutes on the phone with SELECT to confirm this. So, you pay a call out fee, and if there is an approved repair, they will provide the part and you generally need to pay for installation (in my specific case, $200 was requested to install a washing machine part). Do NOT go with this company, others are full service as you'd expect.

    I had a home warranty with this company. I needed an inside light in the ceiling repaired. I had to buy an additional policy for this to be covered. Then, they would not cover tracing to locate the problem. I had to pay out of pocket for the repair. I cancelled my policy. I was not given a receipt. The problem was resolved for $200 that I paid, not the warranty company.

    1. They falsely classified the repairs as maintenance issues. The maintenance is not covered under the contract.
    2. The offshore scheduling department barely speaks any English and it is not easy to communicate with them. You will waste a lot of time.
    3. The customer service has bad connections. There is no way to explain yourself. I asked to call back, she agreed to call in 15 min, but never did.
    4. The claim was closed without any discussion with me and without any communication.

    5. This is an absolute waste of my money signing the contract with Select Home Warranty.

    Notified company that Dryer was not heating. Sent a technician out. Technician indicated that dryer needed a part. Once part was obtained, technician indicated that Select did NOT want to pay for labor....only the part. When contacted Select Home Warranty, they indicated that Dryer repair was an "installation" and was not covered. They would only pay for the part. I informed them that this was a REPAIR and not an INSTALLATION. They refused to pay for the "repair" of the dryer, stating this was an installation. Would only pay for the part. Be very aware of their tactics.

    DO NOT USE THIS COMPANY! I purchased a 3 year subscription and when I called because the over the range microwave stopped working, no one called and after a week I called customer service. They would not send anyone out they said, "we will give you $95.00 to buy a new one or call someone to have it repaired". I explained I did not have someone which is why I had the policy, they said they would not send anyone out, I would have to find someone and pay for it myself, then I could submit the invoice and they would send me a check for $95.00.

    Then my landscape timer went out, I submitted a claim and no one ever called. Then a year later my disposal stopped working, there was water leaking somewhere so I wasn't sure if it was the disposal or a leak somewhere in the water lines. No call received so I called them, "We are not going to send anyone, but we will give you $75.00 after you fix it and submit the invoice to us showing you paid it". Again I stated, the reason I have the policy was for them to send a person out, they refused. I explained I was not sure if it was my disposal or if it stopped working because of the water, they refused to send a plumber.

    I have no put in a ticket for a water leak, I received a call but, I am not optimistic. This company takes your money and will not provide a service provider. They expect the customer to find the service provider, have the item fixed and then pay you pennies on the dollar, they are total and complete snake oil sales people. When I purchased the policy the person said, "we do not prorate, we always send a repair person". That was the biggest lie I have heard and to top it off, I paid big money on a fixed income. I think they must target senior citizens. This is 110% fraud, DON'T do business with them!!!

    Very unhappy with the warranty I purchased from SHW. I made my first claim and it took 2 weeks to get a technician out to service my plumbing issue. When I said that I couldn't wait that long, the phone operator told me to hire my own plumber and they "might" pay me for it. Not to mention the customer service is HORRIBLE. I will be finding a new company to cover my home.

    Due to the high cost of American Home Shield I switched to Select Home Warranty after 20 years. The first time I needed to use Select they failed miserably. I have been without heat for 3 days and they are still trying to find a contractor. They are asking me to find one and that they will reimburse me. NOT ....

    Horrible experience with this company! We were told at sign up no contract and that they will send technician to take care of our appliances. We had washer that wasn’t spinning and this took over 2 weeks of SHW telling us their technicians were back up and that we can call our technician, We called 6 professionals in town and they all told us they can’t work with them as they don’t like to pay for services. We decided to end our contract: through emails and also phone calls which were recorded! They kept taking money from our accounts illegally. Our lawyer is contacting them on Monday. Be careful with giving them your account infos.

    We have had this warranty service for several years. Currently waiting for them to find us a plumber for 9 weeks already. Call every week. Tell us to do their job and find our own plumber. We pay them for doing that. Denied several things over the years. AC. Wash machine. Did cover a ceiling fan after purchasing and sending a receipt.

    I am submitting this complaint publicly for the benefit of potential customers, consumer protection agencies, and media outlets. My goal is to ensure other homeowners are aware of what I have experienced with Select Home Warranty, a company that has taken my money but provided no actual service in return. I paid for a full year of coverage up front, believing I was making a responsible choice to protect my home and appliances. Instead, I have received months of delays, unreturned calls, and zero resolution — while still being charged for a service I never received.

    📌 Timeline of Failure to Provide Service
    April: Claim filed for my high-end Monogram double oven
    June: First technician finally sent
    June–Present (almost December): Claim still unresolved — over 7 months later
    The technician identified one part that needed repair and replaced it, but determined a second panel also required replacement. At that point, Select Home Warranty refused to cover it — and then left my oven in pieces.

    Even worse, the contractor took the original panel with them, never returned it, and Select Home Warranty now claims they "cannot get in contact with the contractor," therefore they are unable to move forward with repairs at all.

    I am left with:
    • A hole in my wall
    • A missing oven panel
    • A completely non-functional appliance
    • No reimbursement, no repair, and no accountability
    Attempts to Cancel — Ignored
    I attempted to cancel my plan three separate times.
    No returned calls.
    No resolution.
    No refund.
    Only after multiple escalations did I reach a supervisor — who told me there was nothing they could do.

    This is more than bad service — this is a consumer protection issue.

    I want potential buyers to know exactly what they are paying for:
    ❗ Delays lasting months
    ❗ Lack of communication
    ❗ Disassembled appliances left unrepaired
    ❗ Zero accountability
    ❗ No refunds, even when service is never fulfilled

    A home warranty is supposed to offer security. Instead, this experience has caused financial loss, damage, and stress — with absolutely no return on what I paid for. I strongly urge anyone considering this company to proceed with extreme caution.

    HORRIBLE COMPANY. They act like they are the best but in reality, when I needed a plumber, they didn't have one so they made me go out to secure one on my own with the promise to pay me back. Once I sent them back the invoice, they did not want to pay it. Another time, my microwave & oven combo (built in that cost over $3K) was not heating. They offered a payout of $95 for the microwave and said that it would cost them too much to send a repairman. Seriously. $95 for a $3K appliance? HORRIBLE CON ARTISTS.

    As a new homeowner, how are you supposed to provide three years of maintenance records. I provided my home inspection from five months ago showing everything was working. The technician also said the system was not working because of age. Your policy states all items must work at time of contract and then you must have continued service on your items by a licensed professional. Which I will definitely do annually. But I’ve not had that opportunity because I’ve owned the house for five months. Why do you offer this policy to new homeowners if you do not plan on covering any of their items. How am I supposed to reach out to the previous homeowner when I don’t even know them.

    This is the worst company ever! Our legally binding contract says a technician will be contacted with 4 business days on a holiday week/weekend. I made a claim Sunday night and received an email Monday requesting I contact my own repair person, pay them then wait 30 days for reimbursement. I called and explained financially that wasn’t possible and that I needed them to make contact. They told me the technicians were backed up so I would need to call them next week to have the claim reviewed for dispatch since I was unwilling to contact someone myself. I repeated I was not unwilling that I wasn’t financially unable to.

    Representative responded with “I need you to pay attention”! I called back a day later and I was told because my payment was due today and hadn’t been paid they couldn’t talk to me, that if I wanted any information on my claims I had to pay for next months service! Horrible company forcing customers to keep policy while breaching contract!

    The worst service I've ever received. I requested service for my washing machine. The machine is making a tremendous noise that can be heard throughout the house, and it's also leaving black oil stains on my clothes. Now they're telling me that my insurance doesn't cover it because it doesn't cover loud noises, even though the technician they sent said it was a main Bering and that it was leaking oil. This is completely ridiculous. Don't waste your money with this company. I pay $75.00 for the technician on top of my monthly payment money wasted because now I have to buy a new washer.

    For your own sake, steer clear of Select Home Warranty. We bought the Platinum package and were told that all appliances would be covered. After two years of paying for this plan, we filed our first claim for a leak in our refrigerator. After two days of dealing with extremely poor customer service, a technician finally came out. We paid the $67 service fee, and the technician did nothing. A day and a half later, we received an email saying the claim was denied because the “dispenser” is not covered under the plan — even though our claim had nothing to do with the dispenser. After multiple calls to customer service, explaining that they misidentified the issue, we got nowhere.

    We’re now planning to cancel the policy and request a refund for the unused portion. Terrible customer service and a very disappointing experience. I would not recommend this company. I am not sure how Consumer affairs have so many positive reviews. I checked the google reviews and they are all confirm my experience. Poor customer service, claim denial, etc. I wish I would read it before signing the contract.

    Do Not, I repeat Do Not purchase a home warranty through this company. They pull you in with fast talking sales agents and do not completely explain the process of filing a claim. No I did not read all of the fine print (who really does?) before it was too late. 1st issue, they do not reimburse you fully on any replacement. Firstly, why should I have pay for the appliance then wait 30 days to get reimbursed? 2nd issue, when you call them out on it, they offer to get you more money in your reimbursement so you don't cancel and request a refund. Once you agree, you cant get out. you are trapped.

    I have been waiting for a reimbursement for a claim I filed on Sept. 24, 2025. It is now November 22, 2025. The first call I made, 30 days after the initial claim was filed, they told me they did not receive the signed acceptance of the reimbursement offer. Of course... I called again today to inquire as to the status and find out that the time it takes to process the claim is not 30 days, but 30 business days. Of course. Now the expected arrival date of my reimbursement check is now December 2nd, 2025... for a claim made on September 24, 2025.If there was a way to get out of this and get my $1600 paid in full membership back, I would take it in a heartbeat. If anyone out there knows of a way, please let me know.

    This is a scam company. I have worked with two other warranty companies who were amazing. Select never pays claims or at most pays less than the visit fee. They claim they can't find a technician and then make you pay the visit fee as checks get "lost" in the mail. Cancelling the policy takes months and when they do cancel they take anything they ever paid you, including those times they couldn't find a technician. They lie upon lie on what they will pay. I was promised 870 refund of a 1200 policy and got 200. Buyer beware. They are not accepted and even their own technicians warn for customers to stay away.

    I needed my furnace blower replaced. I submitted 3 years of maintenance records and receipts which they asked for. They denied the claim because the invoice was "invalid " the receipt had all the maintenance completed, the date, the cost, and is signed by the guy and says "PAID IN FULL." They said this doesn't suffice because it doesn't say "cash."

    This warranty is the worst I have ever had. I purchased this after researching and talking with an agent. It was about six months after I purchased that I had to make a claim on a AC unit. The fan motor had gone out in the unit, I made the claim, they sent someone out and I paid my deductible. The technician said the motor looks to have malfunctioned and he would be back with another part soon. The next day I get an email from Select Home Warranty that they are denying the claim because the motor failed due to lack of maintenance. They said I needed to pay the technician to clean the unit first. 1. This unit was cleaned in April and the claim was filed in November, so the unit was maintained. 2. Why would I ask them to clean a non-functioning unit? I really wish I had read all these reviews talking about Select denying claims for illegitimate reasons prior to purchasing. This company is predatory and an absolute joke!

    This company really sucks. It is a total scam. My central air wasn't cooling I put in a claim and they totally denied it the compressor rust out and lost freon so they said they don't cover freon lost even though the fault was a rusted out compressor. They denied my claim for my stand alone freezer. The door seal was ripped and they said that would of had to be a rider added on even though the contract says all parts covered excluding the closed system which is the freon. They offered me $25 to replace my microwave because they said to repair it would cost too much. They denied my claim to repair the ice maker in my refrigerator because it was not in the kitchen. It was in the garage.

    They offered me $75 to replace my washing machine because to repair it would be too expensive. They said it needed a new drum turned out to be a worn belt. Please do not do business with this scam company. They will rip you off and deny any claim or offer a ridiculous low amount to replace it. Stay away. Those articles that rate them good are lies.

    Select Home Warranty is trash. Why would I keep paying you guys and y'all never can find no one to work on your appliances or my roof. I've been asking since August for someone to come out to fix my leak but keep saying everyone is busy. So what am I paying you guys for and then I have to ask for the company name so I can call them. If I got to do all the legwork I don't need Select Home Warranty. Very unhappy with this company. I had to make another claim just last week because I called about my refrigerator. So they never did nothing about the leaky roof so I had to make another claim and still nothing is then being done.

    I strongly urge consumers to be very cautious before buying a policy from Select Home Warranty. My experience felt misleading from the start. I was told on the sales call that my plumbing system was covered. No exclusions were mentioned. When I filed a claim for a shower water valve—a basic plumbing component—it was denied because they retroactively called it a “fixture,” something never disclosed during the sale.

    I tried resolving this calmly and professionally by contacting the sales consultant three times with no response. When I finally reached customer service, the representative was rude, spoke over me, and pressured me not to cancel. It was impossible to get a supervisor or proper escalation. Even logging into the customer portal required two separate calls because the activation token never arrived and had to be manually sent by a representative.

    As a licensed real estate professional and homeowner, this has been the worst home warranty experience I’ve ever had. In my opinion, the process, communication, and claim handling were unacceptable. Based on my experience, I cannot recommend Select Home Warranty and encourage consumers to research carefully before purchasing a policy.

    I don't know where to start. First was the sales person who sold me by telling me about the sale they have if I pay for the whole year of coverage and, get two free months, I asked the salesmen what if I was not happy with your service at any time, he assured me that it will prorated and refunded to me. A) that was not the case. They charge you $75 to return and cancel your contract. 2nd, Technician was dispatched out for the repair at a cost of $75 upfront. After 10 min of looking at our refrigerator, we were told that the they will not fix our compressor because the part was under warranty, Which he was wrong, after 30 days of going back-and-forth and being on the phone for hours on each call to HSW all I got was the runaround. I felt they were avoiding to fix my refrigerator at all cost do to the High cost of repair that it need it.

    They made me call A Samsung technician and pay them $140 to confirm the the part was not covered under warranty. When I provided Samsung part# that was giving to me by their technician. I was told that warranty didn't' cover part. My verbal conversation with Samsung was not good enough for them. They request me to send them the Samsung report to confirm. Then I was told to fix the issue and pay Samsung to repair refrigerator at cost of $1159.00 and they will decide later if they want to reimburse me portion of the cost. But won't tell me the amount they are willing to reimburse.

    I took me three different phone calls all taking over 30 min to cancel my warranty. They kept offering me coupons for Home depot and Best buy to stay with them. Finally I got into yelling match at the last person to cancel my warranty. I would not recommend this to anyone. I was finally threatened at the end my call that I would be charged $75 to cancel and it would take 6-8 weeks to get check back,

    Scam!! They are a horrible company!! I called to get a electrical issue fixed, after multiples, and no one who "Works" in my area. Mind you this was months of back and forth. I ended up having a buddy at work come over and fix my issue. They charged me a $75 cancellation fee that I am now disputing with my bank!! Heads up!!

    DO NOT contract SELECT - they send contractors that often you cannot find independently so as to check quality/reviews. I currently have a Claim open and they are only approving a part (how the technical knows what part is needed I don't know because he never opened the washing machine to see the problem) and now SELECT has approved a part but not $200 in labor... How can using SELECT for repairing a washing machine that has never had any issues cost me $200 in labor AND the service call-out fee? SEPARATELY they overcharged me for my contract, so I had to waste time showing them such as refund finally came. I used other Home Warranty co.s in the past, but switch as SELECT had a good name. WRONG! In my opinion, a LOW CLASS unreliable company.

    Please listen to the other bad reviews for this company. They are running a scam. They will find any reason, wording in their contract not to cover any appliance. For an example, my water heater was leaking water from the bottom or a value which I saw the leak. Denied coverage because they don't cover leaks. This is laughable because the policy says it covers components. Why was it leaking? Because of the components of the tank! An inspector said so!

    First and foremost, their sales department is dishonest. I had American Home Shield, which allowed me to double up on "like" claims and pay only one deductible. When I asked the sales person at Select if I could do the same, they assured me that it was possible. However, I later discovered that it was not, after I had already paid the premium.

    Despite making multiple plumbing and electrical claims, they never provided an electrician or plumber. Instead, they told me that I could hire my own technician, but they had to call the dispatcher to get approval to fix the issue. My technician spent 30 minutes on the phone waiting for approval for a stopped-up sink, which was a plumbing problem! I had even paid extra for plumbing fixtures, but they refused to cover anything.

    As a result, I was out $100 for the show-up fee and another $53 for their time on the phone. I was not reimbursed for any of this. I started filing claims on anything that needed attention just to see if they would ever provide a technician, but they never did. They always told me that they couldn’t get anyone and that I was free to hire my own tech. I told them several times that I didn’t want to hire my own tech because none of the people I called wanted to bother calling the dispatcher for clearance to fix the issue. They simply don’t have the time or desire to deal with these home warranty companies.

    Select does this to make it harder on customers and reduce their claim payouts. I can go on and on about the problems I’ve had with them, but I’ve saved all the proof, including the calls I’ve made, the supervisors I’ve spoken to, and the outcomes. The same thing happens every time. This company appears to be a scam in my opinion. I never had that issue with American Home Shield. They weren't perfect but they eventually too care of my covered items with their own technicians.

    My experience is horrible. I would not recommend this company to anyone. The salesman Jim ** is a liar who said what he needed to say to get me to buy a plan. In good faith I paid for three plans. Paid for them in full immediately. My first experience an AC goes out. I set up an appointment. Pay my deductible in good faith only to be told that the AC is not covered because the Freon leaked out on its own. Normal wear and tear. I immediate called to cancel my plans since this company does not work in good faith. Only intention is take peoples money and not cover items when they break by saying not covered under the plan. Their response was, "We cannot cancel the plan." A manager will call me back within 24 hrs.

    Select Home Warranty has been one of the most disappointing warranty companies I’ve dealt with. Even their own assigned technician expressed frustration about how cheap the company is, mentioning that they are often encouraged to find reasons to deny claims if the repair costs are too high.     This is our 2 nd year with them. No claims the first year. This year, the top racks our dishwasher broke. Not covered. So how are we suppose to function with a broken rack in the dishwasher? Now, our furnace needs repair. We have a boiler and we had American Weathermakers look at it since they installed it. We need a new tank. Select Home is stating its condensation, so not covered. They sent the “air conditioner“ explanation that it’s not covered. We don’t even have central air! We have called and emailed several times. All they keep repeating is that it’s condensation and not covered. No one calls us back. We asked for a supervisor.

    Absolutely a scam. Stay as far away as possible, even if you got the policy for free. A 1-year home warranty policy was gifted by the realty company I worked with to purchase my new home. First time I called Select Home Warranty, I explained the knob on my dryer was broken and they found me a local appliance repair contractor. I paid the $125 service fee and my claim was rejected because one obscure clause of the policy states that dyer knobs are not covered. They knew my issue was with the knob to start with but still sent someone to my house and charged me.

    Second time I called, I needed help since my backflow wasn't shutting off. The representative explained I needed to pay a one-time fee of $249 to add on the Plumbing Fixtures coverage, which would cover valves. I did that. Within one hour, I received an email saying that my claim was denied because valves are not covered. They tried not to refund me the payment for the coverage add-on. I'm going to my bank next to report and appeal the charge, since they verbally told me the issue would be covered in order to make the sale and misled me without even letting me review the policy / coverage document. This was like my first encounter, except they up-sold me this time.

    I have had Select Home Warranty for 2 years. The warranty that I purchased was the Platinum Plan. I was assured by the sales representative that this was the best plan and basically covered everything so I chose a warranty period that extends till Jan 2030. So I bought the best plan they have and purchased it for a long time. I just made a claim this morning, nearly 2 years after purchasing the plan, for one of the units in my HVAC system. The issue was the failure of the TXV valve. My total cost to repair the unit will be $2,066.70. I went through the process. I submitted the claim with the diagnosis report from my service company. I spent about 30 minutes on the phone submitting the claim. I was told that the claim was submitted and that I needed to call back to their Authorization team with the technical representative from my service company.

    I went to my service companies head office and had their VP of Operations and myself contact the authorization department. We were on the phone for over an hour. they need all of the details about the claim, all of the information from the condensing unit as well as the air handler, they asked about the condition etc. etc. Was passed off to multiple people through this experience. Then was placed us hold while they determined the coverage I would receive. After a lengthy hold they came back and said the claim was rejected due to 9.1.2 in my contract. The rejection was that they do not cover valves. So a couple of things that made this experience very disappointing,

    1) the TXV valve in a heat pump is one of the critical parts and they do fail occasionally with a costly repair bill as I've just experienced. The sales rep could have flagged that up front rather than saying that everything would be covered.

    2) when I sent the diagnostic report into the claims department this AM they could have simply said we don't cover valves. This would have saved both me and the VP of Operations a lot of time.

    3) Be transparent, Alert your customers upfront of major components that you don't cover, The TXV valve is the heart of the heat pump, if it can't change from heating to cooling the system wont work, cut to the chase as soon as possible. You knew upfront that the issue was a valve and you could have told me on the phone first thing that this was not covered. That would have saved me a lot of time as well as the VP of Operations.

    So my message is Buyer Beware, this warranty company has a long list of things they don't cover. My experience could have been ok but was painful and disappointing due to the process you take your customers through. It felt like you were hoping that I'd give up before getting to the end.

    The entire claim process is a joke and is set up to delay or deny your claim. You have to have 3 years maintenance records on large appliances like HVAC to get a claim approved and even though the tech that they send out supplies them with information they then delay the entire process by asking you to also provide the model # and serial #. Every time information is provided to them it takes 24-48 hours for them to respond. So, it takes a minimum of two weeks to get anything done if you can provide them with everything they want which is not likely. Save your money and get things done on your own. The frustration alone is worth whatever extra money you may have to pay. Who can go two weeks without AC???

    This service seems good for the price. However, their customer service wait time is long. They deny claims, it takes 2 months to receive payment. Any repair requires authorization ... which is difficult because of the customer service wait times. I had a plumbing emergency. They were not responsive. I paid $650 out of pocket, they refused to cover. I threatened to cancel and they only then paid me $250...which took 30 days to receive.

    I’ve had one of the worst experiences with Select Home Warranty and want to warn other consumers before they fall into the same trap. I’ve tried using this company multiple times, and every single experience has been terrible. Here’s how it typically goes:

    Slow response time: It takes about 48 hours (2 business days) just for them to assign a technician. If you open a case on a Friday, don’t expect anything before Wednesday.

    Long wait for technician: Once a technician is assigned, it can take anywhere from 2 to 7 more days to actually get an appointment.

    Delayed diagnostics: The technician then submits diagnostics back to Select Home Warranty — another 2+ day delay (and only if you keep following up).

    Approval delay: After that, the company reviews the report before approving any repair. That’s another 2 or more days of waiting.

    Claim rejection: Finally, if the repair is expensive (like a water heater or refrigerator compressor), they’ll find a way to deny the claim.

    For example, I had a refrigerator I bought in 2018. When the compressor failed in October 2025, Select Home Warranty refused to cover it, claiming that Samsung has a 10-year warranty and that I needed to deal with Samsung directly. Essentially, they didn’t help at all.

    By the time you realize your claim is rejected (typically 13–15 days later), you’ve already been without your refrigerator or hot water — and you’re left on your own.

    💬 Bottom line: This company does everything possible to delay, deflect, and deny legitimate claims. It’s extremely frustrating and feels like a scam. Don’t waste your money on this so-called “home warranty.” You’ll be better off saving that money for real repairs when you need them.

    This is by far the worst home warranty company I’ve ever dealt with. Please read the policy very carefully before signing up with them. When you file a claim, they base the reimbursement on the depreciated value of the appliance, not the actual repair or replacement cost. For example, if your air conditioner is 10 years old, they might value it at around $400, and that’s the maximum you’ll receive— Usually as a small reimbursement rather than a repair. If you decide to cancel your policy, they’ll first deduct every penny they’ve ever paid toward your claims and then maybe send you the remaining balance by check within 30–45 days.

    This company is deceptive and untrustworthy. Save yourself the frustration and don’t waste your money with Select Home Warranty.     We used to have Fidelity National Home Warranty, and they were excellent — they replaced our pool’s salt generator (a $1,500 part) with no hassle. When that policy ended, Select Home Warranty talked us into switching. I made it very clear that pool equipment coverage was non-negotiable. They assured me that their pool add-on covered all equipment, just like our previous plan.

    Fast forward to now — our pool pump went out, and Select only approved $400 toward the repair. That’s nowhere near what they promised when they wanted our money. Their customer service is terrible, the reps give you the runaround, and the company hides behind fine print after selling you on false promises.

    Select Home Warranty is sneaky, misleading, and untrustworthy. I regret ever switching from Fidelity National. If you’re shopping for a home warranty, look into Fidelity National or American Home Shield instead — they actually stand by their word. If you too have been wronged by them please file a complaint with the Better Business Bureau.

    I purchased and prepaid for a 5 year plan. This company has never provided the service I paid for. The first claim I submitted was for the A/C not working during 100 degree weather. They sent a technician out who took my $65 to diagnose, and then disappeared without doing anything. After 3 days I was told to find my own contractor to fix the issue.

    After that multiple claims were denied due to not being part of the contract. Most recently in July the A/C went out in 100 degree heat again. After 3 days of them not finding a technician, I was told I can find my own. I got a company out there the same day and that technician fixed the problem and I submitted the reimbursement claim to SHW. Over 2 months later they haven’t paid and are saying it’s denied since I didn’t get pre-approval. This company will look for any loophole to not pay out a claim. After almost 3 years I have never had a satisfactory response from this company.

    In March of 2025, I switched from my old home warranty company to Select...bad bad mistake, grass is not always greener on the other side, the policy cost me $457.00 (paid in full). In June my basement drain was backing up from water ran in the upstairs fosset. I called and filed a claim, and was told that no one could come out till three days later. I had five family member staying in my home at the time, and I stated to them that it was not acceptable. Then I was told that someone would be out the next day...which I thought "great". Upon arrival the next day, the plumber would not come up the stairs until I paid him $85.00. The person they sent was in between jobs and did not have the proper equipment to snake a basement drain, at that point the plumber then stated that he couldn't return for another two days.

    I was over it...I called the company, and was then told by someone named Moe (ext.2442) dispute and claims department, that I could call someone out and they would reimburse me for the charges. I was able to get a plumber out the same day to unstop the drain, which cost me $280.00. I submitted the claim twice, the second time I got an email stating that I would not be reimbursed because it was not normal wear and tear. I then called to discuss the matter...but it was pointless. I then canceled the policy, in which I was told that I would receive $125.00 of my money from the policy...however, they never sent it. It's a shame that there is no one to protect customers from companies like this, and their reviews has to be generated because there's no way someone gave them a 5 star...they are crooks.

    My request via phone call Oct 21, 2025 was answered by, what must be, a knowledgeable representative in customer loyalty dept. The request was to cancel my policy. The representative, (Thomas) was difficult to understand. I stated multiple times that I could not understand him. I asked him to please speak slowly.     In short: a complete rip-off. I had two claims with Select Home Warranty, and both were a disaster. Claim #1: Refrigerator drawer filling with water. A technician came out, took my $75 service fee, and vanished. I never heard from him again. I called Select Home multiple times, and they kept telling me to contact the company that sent the tech. That company never answered their phone. Months later, I was told the part needed was unavailable. Their solution? Offer me $50—if I could prove I bought a new fridge or made the repairs myself. I asked them to send me a list of companies that sell refrigerators for $50. That amount wouldn’t even cover the original service fee. I would’ve been better off without the warranty and putting that money toward a new refrigerator. Instead, I was out of money and out of a fridge.

    Claim #2: Leaky kitchen faucet. Even though I had plumbing coverage, I was told faucets weren’t included unless I added extra coverage to my plan. That was the final straw. I called to cancel on 10/21 and was told it would cost me $150 to cancel—and I wouldn’t get a refund, even though my policy ran through March 2nd. This company should be shut down for misleading customers and taking their money.

    This is BY FAR the worst warranty company there is. If you can get them to send a repair technician out and that’s a big if, they get the most inferior technicians available. On just one repair I requested for a dryer, they tried to get 4 different companies to come out to repair. They never showed even after waiting days that they were each scheduled for. I ended up getting my own repair company to come out the next day. They fixed dryer on the spot. Select never reimbursed me for the repairs that I paid for.     We are not happy. We purchased a policy on August 14, 2025 and was charged for six years. Your sales rep. Kyle ** said there was a 30 day period before claims would be honored. Our microwave quit working on Oct 7th and we filed a claim with Select Home. They told us to have a repairman come give us an estimate. We did so and now Select Home said they would not honor the claim because the policy wasn't dated until Sept 13th. However our credit card was charged on August 15th for the full amount for the six year coverage! We are very unhappy with Select Home Warranty and will hopefully cancel and get our money back! We WILL NOT recommend this company to our friends or family!

    No joke: this is one of the least consumer-friendly companies I've ever tried to work with. Long story short: Kitchen drain clogged more than 25' from the house. They first assigned it to a guy who is out of town all week. When that was discovered, they spent a hot minute trying to find another and then punted to me to find a plumber myself. I did so in a matter of minutes, and when he arrived and told me the price ($200) I told him to do it because, regardless of Select Home Warranty, we needed our drain cleared. Then SHW insisted on talking with the plumber that I hired to work for me. Nope. I sent the invoice, and I expect it to be paid in full, since they did nothing to affect this repair. I wasn't about to let them try to negotiate with my plumber.

    We've worked with other home warranty companies, and none are perfect, but these guys are the worst by miles and miles. When we signed up, I called because I wanted a company with local service people, and I was assured that they have plenty of locals here. Evidently, that was a terminological inexactitude. It's all on me, though. All I needed to do was read their Google reviews - their 1.1-star average. Never skip that step again. I would upload my receipt but all that shows is I had plumbing work done.

Then Select called and said if the dollar amount was below a certain amount, for us to go ahead and have the repairs done, which we did. Once the repairs were completed, we sent Select the receipt as requested. Select then denied our claim saying we weren't authorized to have the repairs done. Such bullshit. This company is a scam.     Three months have passed without a refrigerator. We have been trying to get our fridge fixed for the past several months. The first inspector scheduled to come didn’t show up. The second inspector informed us that they do not repair this type of refrigerator. The third inspector was scheduled, but SHW canceled the appointment. Fortunately, this is a vacation house. After the evaluation is complete, SHW will only cover up to $500 for the refrigerator repair, and we will have to pay the remaining balance out of pocket.

It's like calling a Boiler Room with a bunch of fraudsters manipulating the callers and passing people on to the next rep for hours until you finally decide to hang up. They WILL find a way to manipulate the description of your claim to not pay it. My AC Internal unit motor shorted-out because of wear and tear, and they claimed it was caused by an external electrical issue and would not pay.     I paid for a three year contract and I'm up for renewal when my washing machine breaks. I called select home warranty. Put in an original claim. I got an email back to select three appointment slots. I chose appointment slots, never got confirmation of the appointments and no one ever showed up. I tried the phone number for the repair company that was provided by select home warranty and it was disconnected. I called Select home warranty 4 times now and they keep saying they'll resend the dispatch department to connect with a new repair company.

    Finally, today I ask, do you see that I've called several times now, what do the notes say the dispatch department contacted the same repair company and the repair company said that they were going to contact me directly for setting up a time for repair. Oh wait, first payment was pulled from my account in mid July and won't have any cover until mid September. Garbage disposal broke, will reimburse me only $ 75. A Garbage disposal cost about $120, means that I have to cover the difference between $ 75 and $ 120 and paid a plumber to install it.

    Stay as far away from this company as you can - they are extremely dishonest, and if you make the mistake of signing up under their promise of a no-hassle, 30-day cancellation policy, you will live to regret it. I signed up for a one-year policy late yesterday, but after thoroughly checking their BBB rating and other reviews, as well as having the chance to read their coverage agreement, which is full of loopholes which allow them to limit/deny coverage, I elected to cancel my policy this morning.

    I spent 45 minutes on the phone with two different reps and neither would cancel the policy. The second one claims he canceled it, but refused to send any email documenting it and my policy remains active on their website (i.e., I can still file a new claim so it's clearly not canceled). The sales rep lied about the coverage when I specifically asked if they would dispatch techs immediately 24/7/365 during emergency circumstances. Reviews and the policy itself show that you can FILE a claim 24/7/365, but they take days/weeks/months to actually dispatch a tech and fix your issues.

    Another way in which they're dishonest is that today, as I tried to cancel the policy, they filed DOZENS of false claims against my policy to give the appearance that I had filed claims. I'm telling you, they are a scam in every way possible. I have reported them to BBB and the Attorney Generals in both my state and their home state of New Jersey. There's a reason this company is so cheap - they are a total and complete scam.

    Face value the company seams easy to work with. Expect to get scammed with every little detail. Paid over $3000 for the premium package thinking I would have to deal with less minor details. Living room fan broke, called select to have it repaired. After five calls back and forth with a foreign call center, they don’t have any local repair contractors and are only willing to reimburse $40. Their justification is that they can only reimburse a deducted value of the fan without know what model/make/ or original value of the fan. If you have any question that is not on their script of answers don’t expect any results. They are hoping you take the “hush” money and keep moving. Spend your money else where.

    If I could give them a negative number I would. Absolutely horrible and the biggest scam ever. I had SELECT Home Warranty for 2 years. Made 5 or 6 claims and all were denied for various reasons. For instance a claim on my HVAC - they denied stating it was a ground fault issue yet no one ever even came to look at my HVAC then when I called them out on that, they claimed it was a maintenance issue even though the A/C has had preventative maintenance every year! The last claim was for the key pad for my garage door opener.

    They claimed the keypad was not covered and was listed as optional coverage that could be taken but the keypad was installed with the garage door opener and it serves no other purpose other than to open/close the garage door and it cannot work alone to do anything. I read and re-read the policy looking for keypad exclusions or optional coverage and found nothing. Do not buy this warranty, it is a scam. You’re better off saving the money and hiring your own person to repair whatever goes wrong as it will be less frustrating. Oh - they did send a plumber out to repair a leak one time - their preferred service provider. They declined to cover the leak, I ended up paying him separately, he way overcharged me and did not fix the issue. Buyer Beware - don’t walk - run from Select Home Warranty.

    I'm with Select Home Warranty for 3 and half years under an unfortunate multi-year contract. Throughout these years I had positive experience with only once with one HVAC contractor, every other Claim was a disaster. Here is the most recent issue that happened today. I have a plumbing stoppage and I called my plumber myself, because my previous experience with Select Home Warranty's plumbers was terrible. I submitted a claim in the morning today and got a call from the warranty representative that explained to me that the claim would be covered only if my plumber submits an authorization letter to SHW before attempting a fix. My plumber is a busy professional, I asked the representative if I could submit the authorization form later myself. The answer was "no", because apparently that's what my contract says.

    I asked to escalate it and speak with a supervisor via email, as a customer, I would like to have a paper trail of all the communication, I'm also busy and would prefer async communication. The answer was also "no". I tried to insist and to ask why, the representative just hang up on me. Another representative called me later and started asking all the questions again, I got connected with somebody else to escalate it, but nothing helped, they were insisting on the process they had and would not want to hear me out.

    Here is why I did not want SHW's plumbers:

    * In 2025, I had a leak and made a claim. A plumber came, they did not realize it was a slab leak and proposed to break the house wall from the outside the house to locate it. They told me they needed an authorization, they never ever called me back, but they collected the service call fee. Actually, I'm so glad they decided to ghost me, because they would ruin walls and would achieve nothing, because the leak was totally in a different place.

    * In 2023, I had a plumbing stoppage. A plumber fixed it, but they broke one of the water pipe fittings under the sink and left a leak. I was lucky to locate that on time. I texted and called the plumber multiple times, but they never came to fix the mess. I ended up fixing it myself.

    Another example was a sprinkler leak. One SHW representative called me and told me it was covered, but then another called and said it was not covered. I tried to follow up regarding my policy because it was very ambiguous, I wanted to communicate via email to avoid spending hours on the phone, but it was useless. Basically, this warranty is not worth its money. SHW contractors might be cheap, incompetent, and dangerous to your property. I used two other home warranty providers previously, I have something to compare to. SHW is the worst choice amongst them.

    I am a Select Home Warranty customer and have recently placed my first claim. I am extremely dissatisfied with the service they provide. I placed a claim on 9/2/25 for my Frigidaire convection stove, and it took 3 weeks for the process just to find out what the Select Home warranty would do to resolve my issue (Mind you it is still not fixed as of this point, and I am still without a stove to use).

    My stove is 6 years old and costs $1,600 to purchase an equal replacement. We told them the control panel was flashing the code of F11. They came back saying it was too costly to fix, as it needed a new control panel, and offered us $200 to resolve the claim. They also said the repair man (from Blessed HVAC in Syracuse, NY... and we live in Rochester, NY) noted the issue as an electrical surge, which was not the case, and that surges were not covered under the warranty. Select told me they were doing me a favor by covering it under the warranty! The only problem with the stove was we were unable to press the #3 key on the keypad. Blessed HVAC also quoted over $500 to fix it. Just to note, we have since bought the control board on Amazon.com for $207.00 and inserted it ourselves for free.

    I was extremely unhappy that 1) 3 weeks had gone by and I still did not have my stove fixed, 2) they ONLY communicate via email rather than a simple phone call per my request, and 3) Blessed HVAC was being dishonest and overcharging. Probably because they were traveling from Syracuse, NY to Rochester, NY (90 miles). I can say this because Blessed HVAC was not able to come right away for the first visit to even diagnose the issue because they were trying to schedule a time when they had other business nearby.

    Needless to say, I decided to cancel my contract with Select Home Warranty. I called them to cancel on 9/23/25, which is the ONLY way we to contact them to cancel. I was reassured my contract was cancelled and that a manager would be contacting me within 24-48 hours. I have called them SEVERAL times since I have not heard from the manager, to discover my warranty has not been cancelled yet. This last call, today, 10/7/25, I insisted on speaking with a manager and I was willing to wait until they were off the phone, no matter how long it took. They reluctantly put me through to a manager, finally! The manager read the notes on my account and confirmed that I had called on 9/23/25 and cancelled my contract. Of course he tried to talk me into not cancelling, but I made it known multiple times throughout the call that I was not going to change my mind.

    After almost an hour on the phone the manager finally got it that I still wanted to cancel. He proceeded to cancel my contract (his word as of this point), as of today (10/7/25). I asked him to correct the date of cancellation and make is as of 9/23/25, the date I initially called and cancelled the contract. He basically refused and said he noted in the cancellation, a "request" to cancel as of 9/23/25, and proceeded to tell me there would be no guarantee and that I would get my refund (calculated on the 10/7 cancellation date, not 9/23).

    I gladly shared with him that this only validated that I was making the correct decision by cancelling my contract and not wanting to do business with Select Home Warranty any longer! I also brought to the attention of the manager that their contract notes that they have to refund me within 30 days of the cancellation date, which is 9/23/25, or they have to pay a 10% penalty (NYS terms). It is very sad that we cannot depend on a company to do what is right!

    I just signed up for a home warranty with Select. I often regret the multiple call backs that immediately begin as soon as you query the internet for estimates but the representative was very personable and thorough. There was no pressure to sign on and the coverage is more comprehensive than what I currently have. I have friends that are reluctant to have a home warranty because it feels like money being spent before a need arises but that's the beauty of it, it will be there when a repair for a covered item is needed.

    This is the worst home warranty company you could ever have!!!! Don't waste a penny on this rotten company. They cheat you from Day 1 when you purchase it. They don't tell you that AFTER you've paid your money, you will have a 27-day wait before it goes into effect. Then they make you wait 30 more days, and then 5 more days after that making it a total of 61 days from the day you pay until you are actually covered. I've never had such a terrible experience.

    When you actually call them for a problem, they take several days to get there. Then they look over the problem and go back to their company to decide what to do. When they finally get around to calling you, they tell you it's going to cost you a small fortune to fix it. I ended up giving up and paid someone to do the job. They don't show up when stated, don't fix the item but collect their $65, then when you try to contact them to let them know the item was not fixed properly, they don't answer. This is the biggest RIP-OFF COMPANY!!! I requested a receipt for my payment but was denied.

    Simply awful. I have had an issue with my oven going on for 4 months. Two companies came out, neither followed up. Told SHW the issue, referred the same two companies. (4 times). The people who came out told me the problem. I told SHW the diagnosis provided to me verbally from both companies. SHW wants me to bring in someone of my own to diagnose the issue. I know what it is! $299. for the part. They rather go through the expense of me having someone else come out to tell me the same thing, then they call in to get it approved. Ridiculous. AVOID THIS COMPANY LIKE THE PLAGUE. Asked for a refund since so poor service and get no response.

    We purchased our home warranty three years ago. We paid upfront for five years. We have submitted two claims each with a $65 service charge. Both claims were denied. Additionally, after first contact with the company, it took at least 48 hours to get a response. On the positive side, both Service companies they sent out were very professional and trustworthy, and I liked them both

    I would give a minus star if the option was there. The salesperson sells their warranty as a a honest:, if it can't be fixed they replace whole house warranty it with the same as what you have. It's all a lie. My first claim was met with hoops and then in the end they were going to just send me a check of less than half of my replacement cost after I replaced it. This company is a scam and should be put out of business. Buyer be very aware. By the way this was at the time I just over a 3 year old brand new home so this was not some old appliance and replacement. Would have been several hundred dollars. I ordered the parts myself and fixed it. They are criminals and should be treated as such.

    The worst experience ever. Do not fall for the false marketing. They never repair or replace anything. I signed up for 5 year plan and have had three service calls. In all three cases they only offered few hundred dollars as a reimbursement based on the depreciated value but the repairs costs lot more. Depreciated value is also determined by them which is much less than the market value. They advertise that they will repair or replace but will never repair or replace anything because depreciated value is always lower than then cost of repair or replacing the unit. On top of that, you end up spending countless hours calling them because the agent will tell you that a manager will call you back in few hours but never do. You have to keep calling them before someone will call you.

    I don’t know how the people working for this company look at themselves in the mirror everyday. I don’t know how this company is in existence for so long. It should be shutdown immediately and a class action lawsuit should be brought against this company and those who are running it. I wish I had looked into these reviews before signing up. If you are reading this, you are one of the lucky person. Do Not Sign Up for This Company. My goal is to spread the word so no one signs up for their warranty.

    Select Home Warranty is a legit fraud company, their sales team promised of offers that they have not recorded and I am following up with them from July and haven't heard back. I have emails shared with them. Also, none of the claims get approved. The calls land to someone who cannot understand issues that we face due the differences in the usage of the appliances and also we speak to someone from a different country who cannot understand what we try to tell them. This is a ridiculous company, taking away money from the customers.

    Horrible. Just horrible Sales. Promised everything in home covered. Had to beg for copy of policy (3 years). Told service calls would be 30.00 but turned out were 60.00 But then denied two claims on small print. First was fridge door handle. They said not covered because of 30 day wait period and I called on day 28. Then this morning my garage door swing broke suddenly. Claim denied because small print doesn't cover garage door springs. I'm done. Asked for cancellation. They tried to stop me. Then said charging me 6 days usage and 75.00 cancellation fee and would mail my refund in four weeks! I'm Reporting them to my state AG. Can't recommend them.

    Bought SHW with new home purchase and sales person told me, "You will have world-class service and claims", and even contact her if there are any issues in future. After 6 months, I gave them a chance to prove to be world class and they failed miserably. Opened claim for AC not working. Technician mentioned blower to be replaced for $2000+ and then claims dept approved for $150 after paying $80 for service call. Is it a joke? Why would I need home warranty if they are going to pay $70. :) It's a complete rip off, better use that money for donation to needy instead of donating to SHW.

    We signed up for the 5 Year plan, which gave us a 6th year "free" and it has been a pointless waste of money. We are now almost 5 years in and in our experience, they have found a way to wriggle out of actually covering anything. There is always some convenient fine print that offers a blanket opportunity to deny the claim. Then once we finally had a cut and dry claim for a broken washer, they denied repairing it claiming it was too expensive to do so, and offered us a prorated replacement amount of $200 on a $1000 washer that was less than 3 years old. What a scam!!

    After the $60 we paid for the technician, the net $140 was a real slap in the face. And therein lies the problem, you get charged $60 every time someone comes out, then they deny your claim, and now the $60 has just gone up in smoke. You know it's bad when the service technicians they are sending to your house are recommending other warranty companies. This is not a good company or an investment.

    Better to have no warranty at all than this one for over $600 a year! I've had 2 claims since I initiated this warranty. The first was a dryer issue that after 2 visits by an incompetent repair person that never got the issue resolved ended up I just bought a new dryer. When I say incompetent not only did he not fix the issue but having to pull both washer and dryer out returned the washer drain hose outside the drainpipe that caused a flood in my home in the laundry room, dining room and living room as the water drained inside the wall! This second claim was to replace the dishwasher pull handle as over time it cracked and fell off in my hand. They said this was not "normal wear and tear!" REALLY??? Now I decided to cancel this policy and they want to charge me a $75 cancellation fee for their crappy warranty!

    I filed a claim with Select Home Warranty on 8/20. It is now 9/29. They have yet to find a tech in my area to work on my HVAC. They try for a day then email me stating they can’t find a tech and give up. I understand certain times of the year it may be hard to find techs with availability, but to not try after a day is not acceptable. I need to follow up with Select daily to get a response. I have requested to speak with a manager now 3 times and have yet to have one call back. I was a knucklehead and went with Select because of their pricing - BIG MISTAKE. If I could go back in time and choose a different company I would. If I could give a rating below a one, I would. I did not and still don’t believe I was asking for a miracle when filing the claim.

    I would just like some follow up and a much improved sense of urgency on their side. The sales team was incredibly good at following up. Once I requested a quote they called 3-4 times a day. I wish the customer service and management staff had that kind of tenacity. If you are choosing a home warranty company, save yourself from future problems and don’t choose Select Home Warranty.

My AC system is 20+ years old and repair companies don't carry parts to fix a leak or add freon once they can find the leak. The home warranty doesn’t cover leaks in the system.     Expect most claims to be denied until you file a BBB complaint. Then suddenly they will be approved. If you try to work with them directly, your emails and calls will be ignored. Depending on where you are based their network of contractors may be lacking. In New York for example, they have very few contractors in their network. They end up trying to send people from deep New Jersey or Philadelphia who then complain about the commute. You'll eventually end up finding your own contractor who will laugh at the very low dollar amounts SHW approves.

    I bought the warranty last year in Oct and the sales representative cajoled me to buy the warranty for 3 years with a few months given as free. Recently my microwave stopped working and since it was old they offered me $95 as the value of the warranty. There were no clause in their contract and there were no exclusions which allow them to decide on not to replace. I was told at the time of buying the contract that in case SHW can not fix it they would replace it.

    I also had another claim in terms of cloth washer as the container inside the washer that holds the fabric softener was leaking and they decided unilaterally that it was not covered and again in this case also there were no explicit exclusions. Their argument was that Fabric Softener container inside of washer was not explicitly included and therefore not covered. I could not convince them despite talking to their supervisor.

    So I want to warn the consumers that please be careful and ask questions and read the fine prints before you accept the contract so that you do not fall into the trap as I am in now as they will try to disallow almost everything breaks at your home. I know most of these companies have the same practice but the way they disallowed these two claims gives one the suspicion that they are the worst amongst the companies that offer warranties. I would not recommend it at all.

    My agent Fred ** was absolutely amazing!. He had an answer to every question. I was on the Angi list to submit to 3 companies for a quote.     Filled out the dryer repair form and got assigned to a repair company. Appointment was 10 days out. Repair person came out, determined that it needed the circuit board replaced. Next best action is for me to file a complaint with my state insurance commissioner.

    I filed a claim with Select Home Warranty on July 25 for my dryer. The first technician diagnosed the issue but never returned to fix it. Select Home Warranty then sent a second technician who also diagnosed the problem and ordered the necessary part. The part arrived, but then that technician became unresponsive and stopped answering calls. Despite multiple follow-ups, I received no support from Select Home Warranty, leaving my dryer unrepaired and me extremely frustrated.     A technician came out to assess a problem with a hot water heater. In his own words: "Unit is short cycling due to combi sensor fault. Checked resistance of sensor. Which was not in specs. Sensor showing shorted on display. Need to be replaced. This part is something that failed due to wear and tear. System has been maintained and in good condition." The cost to repair is $710 with my own out of pocket member discount and another $50 coupon.

    Select Home Warranty is supposed to honor fixing and replacing parts that fail due to normal wear and tear and on the call with the authorization department, the SHW representative coerced the technician into providing 'manufacturer defect' as a cause even though he repeated several times "I do not know and cannot know the cause of this sensor failure" - he repeated several times, "it could be a multitude of things and only by sending the part back to the manufacturer could they determine the cause" yet the SHW forced and pushed for manufacturer defect rather than normal wear and tear because they know they do not cover the former.

    They are ignoring the report from the technician and the SHW rep input the information incorrectly but will not update the record or provide coverage. I paid about $600 for an extended year of coverage and should not have. I paid about $2200 for 6 years of coverage before that and regret it completely - do not ever sign on with this scam of a company - they cause so much pain and difficulty and use coercion and fraud tactics to avoid coverage.

    So far they have refused repairs on a high end Samsung dryer saying part was no longer available. I found part available online, still refused. Refused repair to AC unit - board was fried from lizard crawling behind it, not covered, all reps speak broken english and talk so fast you can barely understand them.     Waste of Money in the Rhode Island area. I have submitted multiple claims to fix electrical outlets, and Washer/Dryer issues. The techs they assigned never showed up or they could not find a tech, so they asked me to find my own tech to do the repairs. I still have two separate claims (1 April 2025, Aug 2025) that I have filed, and it has still not been resolved. I recommend looking into other companies. Stay away from Select.

    Select Home Warranty is by far the worst and most fraudulent home warranty company in the U.S. Avoid them at all costs. I mistakenly purchased a 5-year package after being assured it included cancellation and a refund for the unused portion — which turned out to be a complete lie. I paid thousands of dollars and received virtually no real service in return.

    Every time I submitted a claim, they conveniently cited some “fine print” in their contract to deny it. The only issues they’ll cover are trivial things like small toilet leaks or minor electrical repairs. Anything meaningful, such as air conditioning or major systems, will almost certainly be declined. Do yourself a favor — don’t waste your money with Select Home Warranty.

We had a similar problem with our washing machine many years ago. After fighting with Select, the manager was great and had the problem taken care of. Now, a simple repair is not approved. Go figure.     I would avoid getting home warranty from Select. Their vendor quality is sub standard, takes 2-3 days average to schedule an appointment and even worse there are tons of exclusions. So you end up paying copay and not getting work done. Half of my claims were denied due to this.

    HI, I bought the policy back in July 10 2025. They said that wait period is 30 days. So I cancelled my Choice Home Warranty by Aug 12 2025. Now I entered a claim to fix one of the stove ignition was not working. Today they came back & denied the claim because it's with 30 days of start date. My policy start date is July 11 2025. But they will repair it from the suggested start date (Aug 11) & if it's not repairable, it's not covered. What a BS to earn money from customer. Now I have cancelled Select plan & going back to Choice as I was with them for the past 8 years. They took longer time to send the technician. That's the reason I moved to Select. But Select Warranty proved that Choice is comparatively better. They provide false promise. Better not to take it. When I cancel, they are going to take 75$ as administrative fee. As a consumer, I was cheated by them.

    Their "warranty" is misleading. They claim that it doesn't matter if the appliance is old. In section 8 of their warranty, however, they determine the "depreciated value" of the appliance. I the depreciated value is less than the cost of the repair, they will only give a cash reimbursement of the depreciated value. Our gas range is a Thermador in perfect condition except the oven ignitor stopped working. Select Home Warranty determined that our $9,000 range is only worth $150 and would only reimburse us for $150 towards a repair or replacement. How they came up with an appreciated value of only $150 is beyond me.

    If your appliance are new, maybe this may be the plan for you, but if your appliances are over a couple of years old - beware - they will only pay for depreciated value of which they determine. In the warranty it claims they pay for a second opinion of replacement value, however when I called, they said it comes out of the $150 depreciated value of the cash reimbursement. How can they claim that the customer doesn't have to pay for a second opinion?

    This is honestly not a good company. It seems whenever I have an issue, they find a reason in the fine print not to cover the it. My pool pump stopped working, they determined it was the electronics inside the pump that were no good anymore. They don’t cover the internals parts of the pump so I had to pay out of pocket for that. My ice maker in the refrigerator stopped working, they cover the refrigerator but not the ice maker. My toilet was clogged, they cover the snake service, but not the access to the drain so I had to pay for it anyway. Too late to get my money back. Don’t go with this company.

    This is why they are so bad: Here are the facts:

    1. I live in a city in California with a population over 200,000, in a County of almost 1 million people, 1.5 hour drive from downtown Los Angeles, yet the nearest appliance repair company they use for my home is over 1 hour drive away from us and the repair company comes to work in our area once per week.

    2. A repair person will not always show up within 1 - 2 business days. In my case I filed a claim with Select Home Warranty (SHW) on Aug. 21 and was not able to get anyone to look at my refrigerator until Aug. 28, (DAY 7), even though we had someone home almost all the time & we have 2 different cell phones they could call or text anytime (they did not call us).

    3. During the first visit the repairman did not attempt to diagnose the problem, He told SHW he fixed it, but it never worked... not even for 1 minute! He told us it had to run for 72 hours before he could fix it!

    4. SHW did not get anyone to look at our refrigerator for additional diagnostics until Sept 10, (DAY 20) even though I called them & the appliance repair company every day after AUG. 28.

    5. The appliance repair technician's 2nd visit on Sept. 10 determined we need a new compressor (which I figured in the beginning because it was NOT cooling).

    6. SHW told me they did not receive the diagnostic report until Sept. 15, even though the Appliance repair company told me they sent it on Sept. 10.

    7. As of 5:30 PM today, September 17 (DAY 27 after I filed the initial claim) nobody has called us to let us know when our refrigerator will be fixed even though I called every day since . FYI, this refrigerator is a normal "French door" type manufactured by a well-known company, having sold many types of appliances in the USA for many, many years.

    You should avoid this company at all cost! They are a scam! I bought their promotion for 3 years and I have called them a few times for my kitchen drain, air conditioning and roof leak and every time they are not able to fix it. I end up calling local technicians and paying them myself. The latest one was 2 weeks ago when my kitchen drain was clogged. They sent a plumber 7 days after my initial call. The plumber came and snaked the drain pipes but still could not remove the clog. That was all he did. He did not insert a camera and he reported back to the company that the issue was not due to "normal wear and tear", and that the system need to be replaced. I told them that I upgraded the pipes 4 years ago.

    I called another plumber who inserted a camera and used hydrojet to remove the clog and paid from my own pocket. I sent the bill, the pictures and video of him using the hydrojet and the water now flowing to Select Home Warranty and asked them to refund me the payment. They did not want to give me a refund and they still claim that the clog was not due to "normal wear and tear". I asked them to clarify what they mean and they claim that my system (the pipes) are not up to code which is so ridiculous as I have upgraded just 4 years ago. My warranty expires in December of 2026 and I asked them if they can just refund me the "unused" portion of my payment but they will not do that either. I should have read all the customer reviews, which is "overwhelmingly negative" on Reddit before I bought into their scam.

    My air conditioning system broke on a summer Sunday in Texas. Select Home Warranty doesn't have live agents on Sundays to authorize emergency repairs. Not being able to talk to a live human being to get approval for emergency repair, and due to medical concerns for my wife, I paid for emergency repair out of pocket with a local repairman. Select Home Warranty won't even discuss partial reimbursement or post my review on its website. I will probably change back to Choice Home Warranty.

    I would strongly suggest that you ask whomever is selling you the Select Home Warranty to go over the contract in detail. I am currently working through my Attorney General's office to resolve a denied claim regarding a failed refrigerator component. Select says the part is under manufacturer's warranty and the manufacturer says it is not. So who are you going to believe?

    Waste of time and money. When I started my policy “Jim **” was very pushy to push a multi year policy. I declined as I know my budget and couldn’t afford to do so. I did pay almost 700.00 for the platinum policy. It took a month or better to even get a copy of my policy after repeated requests. In the meantime my dryer quit working, I submitted a claim and waited days and had to call in to find they have no technicians in my area. They allow me to get someone to come diagnose the dryer. The appliance repair companies here want a 150.00 service call so not only am I out the money I paid for this policy I have to cover this large service call. Customer service could only say sorry and that was it. It’s a scam as I was already told by multiple people. There is absolutely no benefit to this product.

    We purchased this home warranty policy from Select was based on the belief that what you wrote in your brochure indicated "Your covered item is repaired or replaced. Simple as that. Get back to your life without the worry of what breakdown may be on the horizon." We bought our refrigerator from Costco: Whirlpool 25CuFt Large Side-by-Side Refrigerator, Stainless Steel for $ 1,169.99. It stopped functioning in July. We submitted the claim right away, but it took one month for Select to send a dumb technician to check it. He filed a wrong diagnosis that it was due to an electrical failure and could not be repaired. I disagreed it, so I hired another technician from another company. He found out it was due to the compressor failure. The cost of repair would be $1,142. Select only promised to pay me $300 to repair it or buy a new one, and I had to pay the balance. I believe Select does not honor what it indicated in the brochure and tried to cheat the customer.

Our experience - the plumber did not say the pipe is rusted. It is a copper pipe, he kept explaining it is not but the claim was denied.     My experience with this company has been awful, please do not renew or start insurance with this company. I purchased insurance from this company last year and paid extra for pool coverage.     Select Home Warranty is trash, they refuse every claim, but are happy to take your money. Don't make the same mistake and waste your money they are not Veteran or elderly friendly. Bought a house in Oklahoma immediately noticed the AC unit was freezing up, put in a claim and was told I was in the 30 day grace period (was not notified of a grace period). I complain about it for 3 years, they send out a really small tech who removes the return air vent and crawls up under the system and reports it is dirty. There is no way with a replaced knee and 6'3" 320 pounds I could have climbed up in there.

    During the home inspection they didn't even crawl in there to inspect. Talked to several contractors who say this company does not pay for anything they always find a way to weasel out of claims by claiming small print about 3 years of maintenance records are needed. I now not only have to pay $1,200 for a cleaning. I have to replace the flooring that was ruined by the dripping water so add another up to 20k. DON'T USE THEM.

    Our interaction with SHW started off as expected, with a technician being promptly assigned to our claim. The initial visit went well, and we were confident that the repair process was moving forward as per the policy. However, the process broke down completely after the initial diagnostic. The technician assigned by SHW became unresponsive and failed to submit the necessary paperwork. This forced us to spend over a month repeatedly following up with SHW's claims department. Despite numerous calls and assurances from representatives that the issue was being addressed, no resolution was provided, and the service order was never sent.

    To our surprise, after this lengthy period of unresponsiveness from both their assigned contractor and their customer service team, the claim was denied. The reason given was "unauthorized" work, a decision that directly contradicts the fact that the diagnostic was performed by a technician they themselves had assigned. The denial effectively penalized us for a failure of their own system and contractor.

    I cannot recommend SHW. Their process failed at a critical juncture, and instead of taking responsibility and reassigning the work, they used a policy clause to deny a valid claim. Future customers should be aware that if their assigned contractor becomes unresponsive, the company may not provide an adequate solution and could even deny the claim as a result of their own failures.

    Let me first say, " Buyer Beware"! I wish I could rate their service at a minus 10! I am a fairly new customer, who noticed a steady drip onto my washer and basement floor about a month ago. After several conversations and a lengthy waiting period for Select to find a repairman, I was asked to find my own. I also had to pay for the repair myself, and then forward the receipt for reimbursement consideration.

    I am a 71 y.o. retired senior on a limited budget. I was told they did not any techs available in my area. After an additional week, the drip was worsening whenever the bathroom sink or tub was used, or the toilet was flushed. I finally found a company that I felt wouldn't try to overcharge me. They said the wall on the other side of the bathroom would have to be removed so the pipe could be accessed. Of course, Select said they were not paying for the removal. It was not a covered condition. Fortunately, one of my sons is a handyman, and removed the wall section (7ft x 3 ft.). It's been a month now, and the leak has gotten worse.

    The plumber came yesterday and did the assessment, and as I called Select, as instructed, so they could approve the plan prior to the repair. The plumber told them that the pipe was original, and that it had rusted and cracked due to age. The tub and toilet drain pipes were also leaking on the other side, and he suspected that soon they would fail as well.

    Select told the plumber that they would not approve the repair because the pipe showed rust, and they don't cover rusted items per the contract. In my review of the contract, I did not see that stipulation anywhere! Unfortunately, I will have to pay on my own! Shame on you, Select Home Warranty!!! By the way, I tried to cancel the service, and was told that I had to wait for a call from the department that handles cancellations. I was told it would take a couple of hours. No word from them as of this morning. I did call my bank to stop the automatic payments immediately, so it will cancel itself in time.

    I inquired a quote from Select Home Warranty on 8/7, I was looking to possible change warranty companies & was doing a comparison shop. I received a call immediately & I told the salesman I was no ready to make a decision, he said, for $10, I can hold the special $34 rate to give you one month to decide. I reconciled with my warranty co. & they are currently doing a repair. One month later I got charge $34 for a policy I never agreed to, nor do I have any policy information or documents. I immediately called the company asking for my $34 back & the policy cancelled, I even escalated to a supervisor.

    Ultimately I was told it would cost me an additional $75 to cancel, no refunds, all stated in the contract I never received. They were not able to find the recording of my initial conversation with the salesman, but insisted I purchased a policy at that time. They continuously offered better deals to get me to stay & said, if I stay for a year I can avoid the $75 charge. I told him I am not paying $34 a month for a year to avoid a $75 charge to cancel a policy I never signed for, received, or agreed to, and if he could not find the recording where was the proof I even agreed to the policy. They are not with the BBB, although I filed a claim there and with my card company. Mind you, this is all over $34.

    Capital TERRIBLE COMPANY - I took out the policy in April, 2025 - and paid $529.99 - Had then had consistent trouble with my on-demand hot water heater - filed a claim and sent them 24 pages of documentation. They sent me an email of 2 sentences stating they don't cover leaks and they wouldn't cover the cost for any repairs or replacement. I called them telling them I don't have any leaks. They then told me they don't cover any on demand hot water heaters anyway. I decided to cancel my policy after 6 months of the year and they said there is a $75 cancelation fee and that I would NOT get any money back for the remainder of the year. MAJOR RIP OFF. If I could put no stars on this company I would - I value integrity and honesty both were not shared with me on the many times I called them. I found out that there are over 5,250 complaints on the BBB about this company. My advice - stay clear of them.

    Many things were not covered under the "Platinum Plan". I specifically asked the salesman if the ice maker was covered, he said yes. When I filed a claim for the ice maker, it was denied saying the ice maker is NOT covered. Then, I called Customer Service to cancel the policy, and was told I would be charged a $75 'cancellation fee', and I would not receive the remaining funds for 3-4 weeks. This warranty is worthless and their salesman lie to customers.

    Claim# I had a bath vanity fixture leaking water. Technician came and collected his service call fess, and reported to the select warranty company that there was rust to the cartridge housing, and the claim was denied. What do you expect on an old cartridge. I got the parts myself and was able to repair the issue myself. The point I want to make is, they take every opportunity to deny the claim. They pointed me to a clause in the contract saying rust is not covered. I can understand if there is totally rusted and crumbled pipe is denied, but this is simple repairable issue that was denied.

    Claim# - I had another incident where basement bathroom toilet was clogged, technician came and did not perform basic troubleshooting, but reported to the select warranty that he needs to remove the toilet to snake the pipes. Select warranty denied the claim saying home owner need to open the toilet and provide access to the pipe. They pointed to a contract section 10.4 regarding access. I understand this as an access to the toilet, not like removing the toilet to access main sewer line. Isn't it a technician's job? I am frustrated with these denials, and felt like people need to know about these ridiculous clauses that are being used to deny simple claims.
