    I was very happy with my experience. I did my homework and and checked many different sites to conclude that what I was looking for. They are a little bit pushy, but that is to be expected, but they were willing to answer all my questions and informed me of everything that I was worried about. Came to a reasonable cost and decision and I guess time will tell if this was a good idea or not. The service fee in my eyes is a little high, but they’re all about the same price, but of course nowadays that price when it comes down to replacing something might not be too bad.

    Select Home Warranty is by far the worst and most fraudulent home warranty company in the U.S. Avoid them at all costs. I mistakenly purchased a 5-year package after being assured it included cancellation and a refund for the unused portion — which turned out to be a complete lie. I paid thousands of dollars and received virtually no real service in return.

    Every time I submitted a claim, they conveniently cited some “fine print” in their contract to deny it. The only issues they’ll cover are trivial things like small toilet leaks or minor electrical repairs. Anything meaningful, such as air conditioning or major systems, will almost certainly be declined. Do yourself a favor — don’t waste your money with Select Home Warranty.

    Poor customer service is being kind. Horrible is more like it. To top things off, try to get a repair approved. You possibly may have better luck talking to a wall. We had a similar problem with our washing machine many years ago. After fighting with Select, the manager was great and had the problem taken care of. Now, a simple repair is not approved. Go figure. WE cancelled our Select Home Warranty as it was the wrong SELECTion. We are going to American Home Shield. A few friends have this, and they seem pretty happy. Good luck.

    I strongly advise caution before signing up with Select Home Warranty. On the surface, their plans appear comprehensive, but the reality is very different. The policy language often contradicts itself, and there are so many hidden loopholes that almost any claim can be denied. Their claims process is slow and frustrating — even small, straightforward claims take forever to resolve. Communication is poor, responses lack courtesy, and more often than not, claims are rejected for vague reasons buried in the fine print. In my experience, this warranty has been a waste of both money and time. The coverage sounds reassuring when you sign up, but when you actually need support, you’ll quickly discover that the protections are far weaker than advertised.

    I would avoid getting home warranty from Select. Their vendor quality is sub standard, takes 2-3 days average to schedule an appointment and even worse there are tons of exclusions. So you end up paying copay and not getting work done. Half of my claims were denied due to this.

The salesperson assured me that all major appliances would be repaired or replaced when they broke down — a promise echoed in their ads.     Do not fall for Select Home Warranty’s sales tactics. They will try and push you into long-term contracts—3 to 5 years—promising peace of mind and once you’re locked in, the nightmare begins. They routinely deny legitimate claims, citing obscure clauses like needing three years of maintenance records—a requirement most homeowners wouldn’t even think to document. Their goal is simple: collect your money and avoid paying for anything. Customer service is evasive, delays are constant, and even when a technician confirms the issue, Select will twist the fine print to avoid responsibility. Thousands of others have reported similar experiences. Save yourself the stress, the wasted time, and the financial loss. They failed miserably. If I could rate with no stars I would. Do not use Select Home Warranty.

    HI, I bought the policy back in July 10 2025. They said that wait period is 30 days. So I cancelled my Choice Home Warranty by Aug 12 2025. Now I entered a claim to fix one of the stove ignition was not working. Today they came back & denied the claim because it's with 30 days of start date. My policy start date is July 11 2025. But they will repair it from the suggested start date (Aug 11) & if it's not repairable, it's not covered. What a BS to earn money from customer. Now I have cancelled Select plan & going back to Choice as I was with them for the past 8 years. They took longer time to send the technician. That's the reason I moved to Select. But Select Warranty proved that Choice is comparatively better. They provide false promise. Better not to take it. When I cancel, they are going to take 75$ as administrative fee. As a consumer, I was cheated by them.

    Their "warranty" is misleading. They claim that it doesn't matter if the appliance is old. In section 8 of their warranty, however, they determine the "depreciated value" of the appliance. I the depreciated value is less than the cost of the repair, they will only give a cash reimbursement of the depreciated value. Our gas range is a Thermador in perfect condition except the oven ignitor stopped working. Select Home Warranty determined that our $9,000 range is only worth $150 and would only reimburse us for $150 towards a repair or replacement. How they came up with an appreciated value of only $150 is beyond me.

    If your appliance are new, maybe this may be the plan for you, but if your appliances are over a couple of years old - beware - they will only pay for depreciated value of which they determine. In the warranty it claims they pay for a second opinion of replacement value, however when I called, they said it comes out of the $150 depreciated value of the cash reimbursement. How can they claim that the customer doesn't have to pay for a second opinion?

    This is honestly not a good company. It seems whenever I have an issue, they find a reason in the fine print not to cover the it. My pool pump stopped working, they determined it was the electronics inside the pump that were no good anymore. They don’t cover the internals parts of the pump so I had to pay out of pocket for that. My ice maker in the refrigerator stopped working, they cover the refrigerator but not the ice maker. My toilet was clogged, they cover the snake service, but not the access to the drain so I had to pay for it anyway. Too late to get my money back. Don’t go with this company.

    This is why they are so bad: Here are the facts:

    1. I live in a city in California with a population over 200,000, in a County of almost 1 million people, 1.5 hour drive from downtown Los Angeles, yet the nearest appliance repair company they use for my home is over 1 hour drive away from us and the repair company comes to work in our area once per week.

    2. A repair person will not always show up within 1 - 2 business days. In my case I filed a claim with Select Home Warranty (SHW) on Aug. 21 and was not able to get anyone to look at my refrigerator until Aug. 28, (DAY 7), even though we had someone home almost all the time & we have 2 different cell phones they could call or text anytime (they did not call us).

    3. During the first visit the repairman did not attempt to diagnose the problem, He told SHW he fixed it, but it never worked... not even for 1 minute! He told us it had to run for 72 hours before he could fix it!

    4. SHW did not get anyone to look at our refrigerator for additional diagnostics until Sept 10, (DAY 20) even though I called them & the appliance repair company every day after AUG. 28.

    5. The appliance repair technician's 2nd visit on Sept. 10 determined we need a new compressor (which I figured in the beginning because it was NOT cooling).

    6. SHW told me they did not receive the diagnostic report until Sept. 15, even though the Appliance repair company told me they sent it on Sept. 10.

    7. As of 5:30 PM today, September 17 (DAY 27 after I filed the initial claim) nobody has called us to let us know when our refrigerator will be fixed even though I called every day since . FYI, this refrigerator is a normal "French door" type manufactured by a well-known company, having sold many types of appliances in the USA for many, many years.

    You should avoid this company at all cost! They are a scam! I bought their promotion for 3 years and I have called them a few times for my kitchen drain, air conditioning and roof leak and every time they are not able to fix it. I end up calling local technicians and paying them myself. The latest one was 2 weeks ago when my kitchen drain was clogged. They sent a plumber 7 days after my initial call. The plumber came and snaked the drain pipes but still could not remove the clog. That was all he did. He did not insert a camera and he reported back to the company that the issue was not due to "normal wear and tear", and that the system need to be replaced. I told them that I upgraded the pipes 4 years ago.

    I called another plumber who inserted a camera and used hydrojet to remove the clog and paid from my own pocket. I sent the bill, the pictures and video of him using the hydrojet and the water now flowing to Select Home Warranty and asked them to refund me the payment. They did not want to give me a refund and they still claim that the clog was not due to "normal wear and tear". I asked them to clarify what they mean and they claim that my system (the pipes) are not up to code which is so ridiculous as I have upgraded just 4 years ago. My warranty expires in December of 2026 and I asked them if they can just refund me the "unused" portion of my payment but they will not do that either. I should have read all the customer reviews, which is "overwhelmingly negative" on Reddit before I bought into their scam.

    My air conditioning system broke on a summer Sunday in Texas. Select Home Warranty doesn't have live agents on Sundays to authorize emergency repairs. Not being able to talk to a live human being to get approval for emergency repair, and due to medical concerns for my wife, I paid for emergency repair out of pocket with a local repairman. Select Home Warranty won't even discuss partial reimbursement or post my review on its website. I will probably change back to Choice Home Warranty.

    I would strongly suggest that you ask whomever is selling you the Select Home Warranty to go over the contract in detail. I am currently working through my Attorney General's office to resolve a denied claim regarding a failed refrigerator component. Select says the part is under manufacturer's warranty and the manufacturer says it is not. So who are you going to believe?

    Select Home Warranty has been extremely disappointing. In three years, we’ve filed four claims, and every time coverage was denied—either the parts or the labor wasn’t covered. On top of that, their customer service is outsourced overseas (Philippines), and there is no way to escalate issues beyond the first representative. This company does not stand behind its promises.     Waste of time and money. When I started my policy “Jim **” was very pushy to push a multi year policy. I declined as I know my budget and couldn’t afford to do so. I did pay almost 700.00 for the platinum policy. It took a month or better to even get a copy of my policy after repeated requests. In the meantime my dryer quit working, I submitted a claim and waited days and had to call in to find they have no technicians in my area. They allow me to get someone to come diagnose the dryer. The appliance repair companies here want a 150.00 service call so not only am I out the money I paid for this policy I have to cover this large service call. Customer service could only say sorry and that was it. It’s a scam as I was already told by multiple people. There is absolutely no benefit to this product.

    We purchased this home warranty policy from Select was based on the belief that what you wrote in your brochure indicated "Your covered item is repaired or replaced. Simple as that. Get back to your life without the worry of what breakdown may be on the horizon." We bought our refrigerator from Costco: Whirlpool 25CuFt Large Side-by-Side Refrigerator, Stainless Steel for $ 1,169.99. It stopped functioning in July. We submitted the claim right away, but it took one month for Select to send a dumb technician to check it. He filed a wrong diagnosis that it was due to an electrical failure and could not be repaired. I disagreed it, so I hired another technician from another company. He found out it was due to the compressor failure. The cost of repair would be $1,142. Select only promised to pay me $300 to repair it or buy a new one, and I had to pay the balance. I believe Select does not honor what it indicated in the brochure and tried to cheat the customer.

    Not sure if these are paid reviews, but Google and find the honest reviews there. Wonder who is happy with this company. Look up Facebook groups, everybody complains. Our experience - the plumber did not say the pipe is rusted. It is a copper pipe, he kept explaining it is not but the claim was denied. It is a brass stopper on a copper water pipe which has a drip leak and needs to be replaced but Select made up the story and denied our claim. Total waste of money. The company is a scam.

    My experience with this company has been awful, please do not renew or start insurance with this company. I purchased insurance from this company last year and paid extra for pool coverage. When my pool pump broke, they said they cannot provide me a technicians and will refund me maximum of 400 dollars. It has been a year and after multiple calls and escalations, I still haven't received my cheque. Customer support keeps telling me that they have sent the cheque but I never receive it. This company is a fraud.

    Select Home Warranty is trash, they refuse every claim, but are happy to take your money. Don't make the same mistake and waste your money they are not Veteran or elderly friendly. Bought a house in Oklahoma immediately noticed the AC unit was freezing up, put in a claim and was told I was in the 30 day grace period (was not notified of a grace period). I complain about it for 3 years, they send out a really small tech who removes the return air vent and crawls up under the system and reports it is dirty. There is no way with a replaced knee and 6'3" 320 pounds I could have climbed up in there.

    During the home inspection they didn't even crawl in there to inspect. Talked to several contractors who say this company does not pay for anything they always find a way to weasel out of claims by claiming small print about 3 years of maintenance records are needed. I now not only have to pay $1,200 for a cleaning. I have to replace the flooring that was ruined by the dripping water so add another up to 20k. DON'T USE THEM.

    Our interaction with SHW started off as expected, with a technician being promptly assigned to our claim. The initial visit went well, and we were confident that the repair process was moving forward as per the policy. However, the process broke down completely after the initial diagnostic. The technician assigned by SHW became unresponsive and failed to submit the necessary paperwork. This forced us to spend over a month repeatedly following up with SHW's claims department. Despite numerous calls and assurances from representatives that the issue was being addressed, no resolution was provided, and the service order was never sent.

    To our surprise, after this lengthy period of unresponsiveness from both their assigned contractor and their customer service team, the claim was denied. The reason given was "unauthorized" work, a decision that directly contradicts the fact that the diagnostic was performed by a technician they themselves had assigned. The denial effectively penalized us for a failure of their own system and contractor.

    I cannot recommend SHW. Their process failed at a critical juncture, and instead of taking responsibility and reassigning the work, they used a policy clause to deny a valid claim. Future customers should be aware that if their assigned contractor becomes unresponsive, the company may not provide an adequate solution and could even deny the claim as a result of their own failures.

    Let me first say, " Buyer Beware"! I wish I could rate their service at a minus 10! I am a fairly new customer, who noticed a steady drip onto my washer and basement floor about a month ago. After several conversations and a lengthy waiting period for Select to find a repairman, I was asked to find my own. I also had to pay for the repair myself, and then forward the receipt for reimbursement consideration.

    I am a 71 y.o. retired senior on a limited budget. I was told they did not any techs available in my area. After an additional week, the drip was worsening whenever the bathroom sink or tub was used, or the toilet was flushed. I finally found a company that I felt wouldn't try to overcharge me. They said the wall on the other side of the bathroom would have to be removed so the pipe could be accessed. Of course, Select said they were not paying for the removal. It was not a covered condition. Fortunately, one of my sons is a handyman, and removed the wall section (7ft x 3 ft.). It's been a month now, and the leak has gotten worse.

    The plumber came yesterday and did the assessment, and as I called Select, as instructed, so they could approve the plan prior to the repair. The plumber told them that the pipe was original, and that it had rusted and cracked due to age. The tub and toilet drain pipes were also leaking on the other side, and he suspected that soon they would fail as well.

    Select told the plumber that they would not approve the repair because the pipe showed rust, and they don't cover rusted items per the contract. In my review of the contract, I did not see that stipulation anywhere! Unfortunately, I will have to pay on my own! Shame on you, Select Home Warranty!!! By the way, I tried to cancel the service, and was told that I had to wait for a call from the department that handles cancellations. I was told it would take a couple of hours. No word from them as of this morning. I did call my bank to stop the automatic payments immediately, so it will cancel itself in time.

    I inquired a quote from Select Home Warranty on 8/7, I was looking to possible change warranty companies & was doing a comparison shop. I received a call immediately & I told the salesman I was no ready to make a decision, he said, for $10, I can hold the special $34 rate to give you one month to decide. I reconciled with my warranty co. & they are currently doing a repair. One month later I got charge $34 for a policy I never agreed to, nor do I have any policy information or documents. I immediately called the company asking for my $34 back & the policy cancelled, I even escalated to a supervisor.

    Ultimately I was told it would cost me an additional $75 to cancel, no refunds, all stated in the contract I never received. They were not able to find the recording of my initial conversation with the salesman, but insisted I purchased a policy at that time. They continuously offered better deals to get me to stay & said, if I stay for a year I can avoid the $75 charge. I told him I am not paying $34 a month for a year to avoid a $75 charge to cancel a policy I never signed for, received, or agreed to, and if he could not find the recording where was the proof I even agreed to the policy. They are not with the BBB, although I filed a claim there and with my card company. Mind you, this is all over $34.

    Capital TERRIBLE COMPANY - I took out the policy in April, 2025 - and paid $529.99 - Had then had consistent trouble with my on-demand hot water heater - filed a claim and sent them 24 pages of documentation. They sent me an email of 2 sentences stating they don't cover leaks and they wouldn't cover the cost for any repairs or replacement. I called them telling them I don't have any leaks. They then told me they don't cover any on demand hot water heaters anyway. I decided to cancel my policy after 6 months of the year and they said there is a $75 cancelation fee and that I would NOT get any money back for the remainder of the year. MAJOR RIP OFF. If I could put no stars on this company I would - I value integrity and honesty both were not shared with me on the many times I called them.     Claim# I had a bath vanity fixture leaking water. Technician came and collected his service call fess, and reported to the select warranty company that there was rust to the cartridge housing, and the claim was denied. What do you expect on an old cartridge. I got the parts myself and was able to repair the issue myself. The point I want to make is, they take every opportunity to deny the claim. They pointed me to a clause in the contract saying rust is not covered. I can understand if there is totally rusted and crumbled pipe is denied, but this is simple repairable issue that was denied.

    Claim# - I had another incident where basement bathroom toilet was clogged, technician came and did not perform basic troubleshooting, but reported to the select warranty that he needs to remove the toilet to snake the pipes. Select warranty denied the claim saying home owner need to open the toilet and provide access to the pipe. They pointed to a contract section 10.4 regarding access. I understand this as an access to the toilet, not like removing the toilet to access main sewer line. Isn't it a technician's job? I am frustrated with these denials, and felt like people need to know about these ridiculous clauses that are being used to deny simple claims.

    I rarely write reviews, but my experience with this home warranty company was so frustrating that I feel obligated to warn others. I signed up with the expectation that this would give me peace of mind and financial protection when home systems or appliances broke down. Instead, I ended up with delays, hidden fees, poor communication, and service providers who barely showed up—if they showed up at all.

    When my air conditioning broke in the middle of summer, I called for a service request. It took over a week to get someone to look at it. The technician did a quick inspection, told me the issue wasn't covered under the warranty (which made no sense), and left. I ended up paying for the repair out-of-pocket anyway. The same thing happened with a plumbing issue a month later.

    What’s the point of paying a monthly fee, plus a service call fee, only to be told everything is excluded or not “qualified” under some vague fine print? Customer service was just as bad. Long hold times, agents who didn’t seem to care, and generic responses like “That’s not covered under your plan” with no clear explanation. Bottom line: You're better off putting the money you’d spend on a home warranty into a savings account. At least then you’ll have funds ready when something actually breaks—and you won’t waste your time dealing with delays, denial tactics, and poor service. I strongly do NOT recommend signing up. Save your money.

    I bought 3 years contact for our new home. 6 weeks after purchase washer broke. Put claim in in Aug 29, 2025. Heard nothing. Finally called on Sept 3 to see why nothing had happened. Company said they had NO contract to come to see Washer in file at all. On top of that they don’t even service our area. Person from Select said he would work in and call right back. Called back to let us know that there was NO to come to house. They he -again- expedited request for service. I told him I wanted to talk to a manager or someone that could fix issue since this is a HUGE breach on contract and that we paid for 3 years. I am not going thru this for 3 years. I want a refund.

    Select guy again said someone will call us within 3-5 hours to speak to manager. To this moment I have not received a call and I have no washer. I want a complete refund now!! This is a huge breach of contract and I will write reviews everywhere I can on how we were treated and that the contract means nothing to Select Warranty!!!!

    I have had my policy for 3 1/2 years. During this time I have had 3 claims total. 2 I am unhappy with the result. 1. Plumbing System - I made about 7 appointments with the Plumber. He never showed up for any. 2. Plumbing Clogged - I was informed by SHW that no plumber was available in my area and to get it resolved myself, and to send them the invoice. I did exactly that but they told me to resubmit with a diagnostic report from the plumber. This was only for $130. Do plumbers give written diagnostic reports? I've never got one. SHW has never paid for any of my claims.

    My experience with Select Home Warranty (SHM) has been extremely disappointing. My 10-year-old kitchen dishwasher broke down, and the repair could not be completed because the control board was either unavailable or on back order. Instead of replacing the appliance (which is not excluded anywhere in the contract), SHM informed me they are not liable for a replacement.

    As “compensation,” they offered me only $180.22 as a goodwill credit toward a new dishwasher—but only if I first purchase the dishwasher myself, then upload the invoice, after which they would reimburse me. When I asked for this decision to be provided in writing, the representative said they were not authorized to do so, and when I asked to escalate to someone who could, they flatly refused.

    This lack of transparency, refusal to provide written documentation, and the inadequate settlement offered makes me question the value of this warranty. I expected fair coverage and clear communication, but instead received evasive responses and a fraction of the cost needed to replace a basic dishwasher. I would not recommend Select Home Warranty to anyone expecting accountability and reliability in a home warranty provider.

    Unfortunately, the issue persisted. A week later, the same technician returned and admitted that the real problem was a faulty evaporator coil, and the Freon leak was merely a symptom. He recommended replacing the coil. However, Select Home Warranty refused to cover the repair, claiming it was still related to Freon. They completely disregarded the fact that the initial diagnosis was incorrect and denied my request to send a second technician for confirmation.

    If I could leave a negative rating, I would. My experience with Select Home Warranty has been incredibly disappointing and feels more like a scam than a legitimate service. The moment you visit their website, their sales team aggressively pushes you to sign up, promising comprehensive coverage and 24/7 support. But once you're locked in, the reality is the complete opposite. It routinely takes several days—sometimes up to a week—just to get a technician assigned. And when you file a claim, they seem to go out of their way to find reasons to deny it. This is, hands down, the worst home warranty company I’ve ever dealt with.

    Had this warranty company for over a year. Filed my first claim on my only 4yr old washer. They said I would have to find my own tech to come diagnose the issue then they would reimburse me the money. I never got reimbursed. So now I'm upset, ready to cancel the policy because on top of not giving me my money you want to say all I can get for a $700 fix is $185 and my reimbursement ($100) is included in that, really!. So a week later I filed a claim on my septic plumbing system, had to find my own technician on that claim. Tech came out, diagnosed it, sent the bill to them for them to tell me they don't cover that part. So now I'm canceling this policy had the service department offering free claims discounts on my bill. Very poor company. Such a scam. Don't take care of their customers at all.

    Worst place ever! In August, our air conditioning broke and not only did we have to pay to $65 for them to come out and look at it but Select Home Warranty said they have to mail out the parts to us. Temperature outside was 106° and inside our house was 90° and after waiting five days for the part to show up, it was broken so now we have to wait another five days for them to come out. The parts were free because it was included with our home warranty, but we had to pay labor fee fees. That is 10 days of waiting for air-conditioning when it’s 90° in my home. We told him that the air-conditioning guy said he can go get the part after the first one broke and they said, "Oh we’ve already mailed it so we can’t take it back so you will have to wait." I would not recommend this place to anybody and I’m going to cancel them.

    I submitted a claim for my refrigerator on August 3rd, 2025, I noticed my refrigerator was struggling to cool or freeze our food. On August 6th, 2025, the service guy was late and charged me $70.00 instead of $65.00, so afterwards he said he was going to submitted documents that I needed a new compressor, never submitted the documents 14 days and counting.     Refrigerator claim. Sorry, we don't cover the ice maker. You think your fridge is covered, just because the ad has a checkmark next to fridge? Maybe not. Check the exclusions. Washing machine claim. The jury is still out. It looks like they MIGHT cover it, but our service appointment is next week to replace the pump. That makes it about 3 weeks without laundry. Their website says one of their chief strengths is fast service. Right. I think they might cover this one because it's just a pump, a small and cheap job. But we'll see. Microwave claim. Couldn't fix it because it was 10 years old, so instead they gave me $90. I bought a replacement for $400, a comparable one with nearly identical specs, both GE. The cost to install was $150. Their settlement didn't even cover the install cost. Plus I had to pay my $60 co-pay.

    AC claim 1. Sorry, we don't cover leaks in the coil. Paid all costs on my own. AC claim 2. This one is the kicker. They sent Arizona Climate Control Home Services. Their tech said there was a ground short that destroyed the compressor. Told me they don't cover electrical issues like a ground short, and that I need to work with ACCHS to replace the compressor. I decided that a new compressor in an old system may be a lot of money wasted, so I decided to investigate a new system. Called my normal AC company (True Comfort) for a quote.

    The new tech said there is no ground short, and the compressor is fine. He instead said the capacitor was failing and that caused the pressure switch to trip, shutting off the system. He changed the capacitor, reset the switch, and everything worked fine - still does. He came the day after I called him, and it took him 30 minutes to get the system working. In contrast, I waited a week for SHW to find a tech to give me a wrong diagnosis, and to tell me they rejected my claim, in Phoenix heat of 105-112 degrees each day.

    I sent the capacitor invoice of $328 to SHW for payment, and they rejected it saying I didn't call them for approval. They said I needed to work with their service suppliers. I didn't want to wait another week in 100 degree weather, only to get more wrong info and more rejections. They refused to pay the invoice. I then asked for my $60 back, which was my co-pay for obtaining an incorrect diagnosis. They refused because they said I couldn't explain what caused the capacitor to fail. I told them it failed because it's 15 years old. No refund.

    Based on my prior experiences with this company, I suspect they work with techs who give them diagnoses that relieve them of responsibility. Those techs probably also make out well by getting large unnecessary jobs. Of course I can't prove this, but nothing would surprise me about this company. So disappointed that Will Shatner has associated his name with them.

    So why do I stick with them? I read the reviews, which I now suspect are either paid or cherry picked, and I purchased a 5 year policy. I should have checked the BBB. I see lots of complaints now. I suggest you ignore the reviews. Instead, take the time to review the many pages of legal BS, especially all the details about exceptions. Some are rather generic and can be applied liberally. One for AC says "electrical issues', which means what? Could mean anything they want it to mean. I just looked at their website. It says AC is covered. Do you know what that means? Read the details and you'll understand how unlikely it is that your AC Problem will be fixed by them. And, it will take forever even to just reject your claim.

    As is often stated in reviews, if I could award ZERO stars to SHW, I would do so! This company has twice denied claims, based upon their technician reviews of over 5,000 miles away. In the latest instance (this month), while the local a/c company manager assured SHW that the a/c issue was NOT in any way related to freon/refrigerant issues, SHW nonetheless ignored the "local expert" and denied the claim, based upon what they "thought" happened.

    Simply speaking, their logic was that the drain line was clogged and could not be sufficiently cleaned, therefore not allowing the freon to flow normally, so it was a "freon" problem, for which they do not insure, instead of an equipment issue. That logic is similar to a water pipe being clogged, so the water cannot flow, so the problem is a water problem! SHW will gladly take your premium but will find any reason possible to deny your claim. DO NOT WASTE YOUR MONEY - you will probably be disappointed at their service level(s).

    Select Home Warranty (SHW) misrepresents its coverage during the sales process and systematically denies legitimate claims once filed. When my central A/C unit failed, I contacted SHW and followed their claims process. The initial technician they dispatched diagnosed a failed compressor that had tripped the breaker. However, after I declined his grossly inflated replacement quote of over $15,000, the diagnosis suspiciously changed. Suddenly, the contracted provider, —Comfort Air in Humble, TX—claimed it was merely an “electrical failure.” How convenient for SHW.

    I formally appealed the decision, detailing exactly what had occurred and included evidence that I was able to have the system professionally replaced for just under $11,000 — far below their preferred provider’s quote. Despite this, SHW upheld their denial. Even more frustrating, when I purchased the policy, I was clearly told my A/C unit was covered. Yet when the claim was filed, I was informed that A/C coverage is capped at $3,000 — an amount that is entirely disconnected from reality. You cannot replace a central A/C unit for $3,000 anywhere, and SHW knows it.

    I appealed a second time and was denied again — this time because I didn’t use their price-gouging contractor. It’s clear that SHW’s warranty coverage is designed to be as difficult as possible to actually use. The company hides behind scripted customer service reps and automated responses while offering no meaningful path to resolution.

    This entire experience has been nothing short of infuriating. SHW sold me a product under false pretenses and then failed to honor its commitments. I will never purchase a home warranty again and strongly advise others to avoid Select Home Warranty at all costs. You are far better off setting that money aside for actual repairs than relying on a company that specializes in denial and deflection.

    I recently purchased a warranty from Select Home Warranty. I usually don't complain online, but feel that my experience with them needs to be shared with as many potential and current clients as possible. This is a SCAM, they reject covered claims and will not honor the contract and have poor customer service. My first claim was on HVAC this summer.

    Over 5 days period, I had 11 phone calls with their customer service reps trying to get a tech to look at my AC, none ever showed up so I called my own tech to diagnose the issue. I provided the diagnoses and estimate to SHW and they delayed authorization for 2 weeks and never could make a decisions to get the work done. Therefore, I decided to call and try to cancel the policy. Everyday the loyalty department promises to assist and elevate the decision to upper management. I even called to cancel, now we are going back and forth on that process and I feel I won't get any reimbursement or refund on my warranty.

    Do not believe anything they say, no integrity or customer support. You will need a lawyer to get anywhere with this company!!! This makes me doubt all warranty companies and feel none can be trusted. Save your money and use it for PMS and repairs, you will be throwing away money if you choose SHW. I'm not the only one with this experience with SHW.     !WARNING! Select Home Warranty is awful! Terrible service, denial of covered claims by procedures that are ridiculous, trying to charge you a fee before they will let you talk to the person who can cancel your policy. Trying to get just one legitimate covered claim taking care of has taken months with many phone calls, emails, and mailings from me and it still did not get fixed. Several technicians that I called and talked to who came to my house said that Select Home Warranty underpays so contractors will not accept a job from them and then it is put on you to try to get someone to come out and then it's a whole tangled web process to get that claim covered and reimbursed.

    You end up doing all the work, pay all the money up front and then fight to get a small reimbursement paid back to you that can take months. They have hung up on me several times, they have twisted and changed my words to deny claims, and then they tried to say because the claim was processed a certain number of times (by them, with their wrong wording), they deny it and say it will now remain an uncovered item for the life of the policy! They are the worst home warranty company I have ever dealt with…Beware!

    The experience I had with this company seems a scam on what they are willing to pay. I have had my dishwasher for 4 years. Motor went out. Cost is $675 in parts. The company is only willing to pay $175. They say it normal wear. Bunch of BS. I spoke to the repair rep and he mentioned they really have not been paying for any repairs. Be very careful getting a policy from this company....

    Do not be fooled by the paid Forbes advertising that I fell for. The only thing they are the best at is STEALING your MONEY. We signed up with 4 accounts. One primary home and 3 rental properties. We were promised the world at sign up. The sales person ensured me that he would take care of anything and he had all this pull and that we could use whoever we want. 5 months later we had a water heater heating element go out. they were adamant about using their contractors. Even though I said we were told we can use ours they just played stupid acting like they had no idea what I was referring to at the claims call center overseas. I am an immigrant myself but let me tell you. I cannot stand these overseas call centers. Half the time you don't understand what the hell they are saying and they are rude because they know you will never speak to them again.

    Contractor came out, looked like they were going to rob us. Pulled up in a regular sedan, wearing a hoodie. No company branded shirt or vehicle or anything. Just some random rough looking person off the street. Ended up lying and saying the water heater was leaking water and that he felt something moist. No signs of water anywhere. Just a heating element that's going in and which is a $400 fix. The result: not covered due to water ON a Water Heater. I am convinced they pay this person to come and lie to not have to cover claims. Less expensive. 2nd claim was double oven panel acting up and freezing. This time we had our own technician come out and called them for approval. They threw every setup question they could at him. I read the coverages this time to know what was covered and not to see what they would say. They tried to get him to say it was an old oven which is not covered.

    Technician said the oven is 5 year old stainless steel Jenn-air oven. They asked him this 4 times. Then the claims person said it is probably due to power outage would you agree. The technician said very unlikely but he could not confirm that. He said the oven is on. Just the panel is frozen. They kept asking if he thinks it could be power outage another 5 times. Then went on to state it must just be wear and tear and tried to get the technician to agree on that. He didn't, he said this oven looks brand new and it is not wear and tear. Then they put us on 20 minute hold. Came back asking for part numbers etc. Asking him if they can send part to him and he said, "No, we can't warranty that part unless we know it is original." Then on hold for another 20 minutes. Then came back and rejected the claim. All the questions they pushed are all things that is not covered.

    I immediately wanted to cancel all my accounts because what's the point, I paid $4500 in warranty and nothing is ever covered and they go out of their way not to pay for anything. When attempting to cancel, they just ignore your request to cancel your accounts, keep saying give us another chance to make it right bla bla. they will keep you on the phone for hours if you allow it. I think I said I want to cancel my accounts 100 times and they just kept ignoring it. finally someone started the cancellation processes but could not finalize it since a supervisor has to call me to cancel. I am not going to lie, they make it as difficult as possible for you just to give up and let it go. Honestly I am sure they have proven that that strategy works. Supervisor was supposed to call within 24 hours. You think one did - NO. I e-mailed them 5 days later stating cancel my accounts NOW.

    I finally get a call from a "supervisor" who does the same thing and ignores the cancel request. I told her, "I just want you to process the cancellation. Nothing else" 20 times in the first 3 minutes and she kept ignoring it and trying to use every excuse to not cancel the accounts. after putting me on hold multiple times and 45 minutes she said they charge a $75 cancellation fee per account as well as prorated charge of 100 some days which equalled to $200+ per account and $1000 that they will keep between all the accounts. I was furious and told her they will not charge me any fees. I told her they are the biggest scam, they take your money and promise you all kinds of stuff but don't want to pay out anything and they go out of their way to find reasons to not cover claims.

    I am urging everyone DO NOT buy this home warranty. You might as well do the repairs yourself, it will be cheaper and way less stressful and time consuming. This might be the best current "legal" scam out there. Do not fall for it. I would ignore the 5-star fake reviews they have paid for. Mine is from real experience. STAY AWAY FROM THIS. I hope I saved you a lot of stress and money.

    I had Select Insurance for 2 years when I decided to use their service since my dishwasher broke. For a month I been receiving only promises and excuses, I called 8 times for estimate and nothing was done. My A/C strarted having issue and I again addressed to Select Home Insurance. They didn't help me at all (their technicians been back up) and actually refused to reimburse cost of job done by different company.     Don’t become a customer with this company! Had an emergency flood, and had to get a plumber there asap. They denied my claim. They will not return call. Was told 2-3 hours, ended up be days. Their customer service is the worst! Very difficult understanding any agent you talk to on the phone with the language barrier. In stressful situations doesn’t make it better when these communication barriers are in place. As soon as my other claim is processed/ or most likely denied, will cancel service, and have them refund the remaining.

    Very disappointing. They depreciate any equipment you “insure” before payout so no point if you have old appliances. You won’t get anywhere replacement cost. They don’t pay service techs direct. You have to front the repair cost and you may wait 4 to 6 weeks to get a reimbursement. If you terminate coverage they are going to deduct $75 for a service fee AND reclaim any payments they have issued for repairs. I was issued $125 for a dryer replacement (depreciation). When I terminated coverage 7 months later for unrelated reason they deducted $75 and took back $125 from my prepaid premium!

    First, I should be able to file a claim online. I shouldn't have to speak to someone who can barely speak English. That makes things so frustrating. 2nd, if I'm unsure of a make and model on a a/c unit, that shouldn't be a disqualifying factor. I attempted to put in a claim for my mother's property who lives in another state and received attitude because I didn't know the make or model of the a/c unit. Very unprofessional! This entire claim process needs to be fixed, especially with fluent English speaking customer service reps.

    They refused to cover a majority of items that are listed under "covered items." After their "qualified" HVAC contractor came to my house to inspect the west side system and found nothing, I had a reputable HVAC company come out and they found numerous items that needed repair or replace. Select said my a/c system needs to be upgraded and yet, when my tech came out and turned on the a/c, it sparked and could have started a fire had we not been their monitoring it.

    Another time, our son was waking up with head-aches so we had Select send out a "qualified" HVAC company and they found that carbon monoxide was detected coming from the furnace on our east side system, but because it wasn't at lethal range, they declined to cover, I had a reputable HVAC company come out and they determined that the CO2 output was way past lethal range, I threatened Select with litigation and they finally covered a portion of the replacement of the furnace, I came out of pocket almost $2500.00. IMO, Select Home Warranty looks for ways to deny claims. I will be contacting the Insurance Commissioner in California as well as my attorney.

The man came and found the issue. He then contacted the company to have them place the order the parts.     Select Home Warranty people are rude and it's a Scam. I bought this warranty for 7 years in advance and I place a claim after so many years for my Garage Door opener. They first took a week to get someone to come and find out the issue. We paid $65 dollar also and then they tell the technician to start working on the issue as it is approved.

    After 30 mins the technician gets a call that this is not approved. The customer have to pay it out of their pocket. Of course since it was a long argument between me and the Select Home Warranty the technician leaves and my garage door is still not fixed. Anyone can come inside my house. Select home warranty is a scam. Please don't buy this policy from them. All they want is your money. I asked them to cancel my policy. They are asking a $75 fee for cancellation.     I have a cracked pipe under the house that is spraying water on the sub flooring. I summitted the claim on 12 days ago so I can get the pipe fixed and stop the leak. They keep wanting a serial number for the unit. There is not unit. It's a small portion of a pipe. I'm still waiting to hear back from them. This is a fairly common straightforward repair. So far, none of the customer service reps in the claim department can figure this out. They don't even understand the type of piping the was used and the type that will be used. I keep getting the runaround. So, I'm not impressed. I was told all I had to do was call their number and they'd take care of the rest. Well that's big lie!

    Worse home warranty Select Home Warranty based on 3 claims experiences, they only pay USD 100 for replacement and their claim department, technicians and parts supplies. Always use the statement obsolete equipment to avoid the repair or replacement of course within the contract.. Other companies cover replacement USD 2,000 to USD 4,000.     This warranty is a waste of money. My washer has two issues requiring two separate $70 service calls. Although my washer would not work, the repairs were deemed not critical to the operation of the washer. After MANY phone calls and hours on hold, etc. they offered me $150 for my $1300 washer.     This company is a scam. Avoid them. Two of the burners stopped working in our stove - we cannnot turn them on or adjust the temperature on them. The contract states that “all parts” are covered. We paid the diagnostic fee and a tech comes out and says it cannot be fixed so the warranty will buy us out for a new cooktop. Well, they denied the claim, pointing to a completely different section in the contract saying that our problem is excluded. When you read that section, pretty much every single item on everything in your house can be excluded. It’s very vague and uses puffery language that they can hide behind to stop covering what they promise. Total sham of a company - avoid the mess by avoiding them.

    I had them for years. The one time I need them they said they don't cover hvac or any leaks. The drain pipe is part of the system. Then when you want to cancel they do everything to keep you. If you're good you don't act desperate. My hose got wet and moldy. I finally got someone out. I made a Bbb complaint and they did pay me back but I still won't use them. Beware.

    Select Home Warranty is a "sham"! They are not responsive when they are in the wrong and owe the consumer money. They send someone to your house for a repair, the supposed repairman takes pictures and leaves--stating he will get back to you with a part estimate, and then calls Select and states the appliance part is under warranty--which is totally untrue. So Select won't fix the appliance (refrigerator) using the warranty clause in its contract as the excuse, the manufacturer states it is NOT under warranty and wants $490+ to come out, the original repairman takes off with my $60 and states he cannot talk to me further, and I am left with a broken refrigerator for over 10 days while they go back and forth.

    In essence, Select sends people out as a "show" to state there is a warranty issue and then doesn't have to perform under its contract. You can't talk to anyone in charge at Select and they don't respond after I paid a private repairman to fix the fan at a cost to me--which took no more than 1/2 hour in repair time. Select refuses to pay for that repair and refuses to refund me the $60 co-pay I paid to the repairman. Ugh!!! This was the most awful experience with a most disreputable company!

    I purchased 3 separate policies (one each for unique properties). Within first 60 days of coverage my clothes washer stopped working. I called and Select Home Warranty (SHW) told me a technician would be assigned. A few days later they told me I had the option of finding my own technician. After several more days they told me I HAD to find my own technician. I did and emailed them the estimate on Aug 11. Told it would take 24-48 hours to approve. After several calls, I was still waiting on approval on Aug 18 (20 days after submitting the claim)!

    I was finally told it was not covered since I was within the first 30 days of my policy... no replacement parts are covered. So be careful when signing up... coverage does not begin for 30 days, then the next 30 days does not cover replacement of anything, including parts. VERY disappointed with time it took to get me an answer and most customer service reps read the same thing over and over from a script so can't answer your questions.

    I had problems with air conditioning. I called Select Home. Several weeks went by. No technician came to the door. A month and a half went by and they say, "Get your own technician and we’ll reimburse you." I got my own technician. He charged $99 to inspect. The claim was deny. I called him back and told them that they promise to reimburse what I pay the technician. False promises. Be careful there. This company is nothing but a mob and they know it. It is not worth it. Customer Service below Dirt, If you’re looking for a home warranty company. Ask around, PS I have been maintaining my air conditioning unit to this companies they want a sure if I technician to common water. The condenser in charge you $95 where you can do it yourself and keep it clean because of these issues they will decline your warranty. Be careful Guys.

    I just bought a home. Single woman. Bought this policy because they told me 48 hours to come fix any appliance for $75. Now they won’t send anyone to replace my garbage disposal. They will reimburse me for the unit but not labor to get it installed. I am so upset. I feel swindled. I paid for a year up front. I am on a fixed income and can’t afford to waste any money.

    I called several other Home Warranty Companies prior to Select Home Warranty. I chose SHW because the agent I spoke to explained everything and answered my questions. Also, most other warranty companies cover your septic but we have a grinder. SHW was the only company that covers specifically the grinder pump.

    You need to make sure for yourself that what they say they cover is actually true. One thing in particularly they don’t cover tankless water heaters. They don’t cover the full cost of repairs within so many days of your coverage. Just make sure you read the entire policy.

    Don’t waste your money. They always find a way to deny the claim, so I’m out the $60/fee paid to the contractor to come look at the issue and submit the diagnosis and estimate to repair or replace. Denied for a roof leak, even though I paid the premium for the roof to be covered. Total waste of time, money and nerves. BUYER BEWARE. Another $60 wasted. 👎

    Extremely disappointed with SHW. I came home to my air conditioner not working. I submitted a claim immediately and did not hear from anyone 72 hours later. I decided to get someone in to fix the problem (actually pretty easy) which was a bad circuit breaker. I could not wait until someone called me back to come and fix the problem. It was 95 degrees in the house in the middle of summer. I paid someone to come and fix it and was told that in emergency I can do that. SHW actually sent me an email to that effect. However I just got another e-mail saying that I will not get reimbursed for the work done.

    I submitted a claim on July 30, 2025 in reference to my HVAC system. I got an automated email response that very same day at 8:06am from the dispatch team that they were going to send out a local technician to diagnose the problem of my HVAC system. Shortly after I got that email, I got an email from the resolution team at 1040am declining my claim with some quote of the policy. They provided me a number to call if I had any questions. I called the resolution team immediately and asked them why my claim was denied. They stated they don't cover condensation leaking. I told them it wasn't condensation leaking and explained what was going on. Suctioning up gallons of water at one time is not condensation leaking. They did not want to hear it and continued to say they were not going to accept the claim.

    I was extremely upset that they didn't even bother to send a technician out to my home to diagnose the problem. On August 8, 2025 I had a local HVAC technician come out to my home to look at my HVAC because I am still suctioning up gallons of water in one sitting. So far I have suctioned up nearly 15 gallons of water since my claim on July 30, 2025. He confirmed that it was NOT a condensation leaking and told me my evaporator coil needed to be replaced. I tried to submit another claim with Select Home Warranty and they denied it again. They said I already submitted a claim for my HVAC system and they will not accept another claim for the next 30 days, even though I am covered under the policy for the evaporator coil. I will be canceling my monthly contract with them before the autorenewal date. Claim #**.

    Was customer for over 3 years. They pretty much didn't cover much. Sent a rude contractor once who refused to do repair work and still charged service fee. They said they could change the contractor but would take more time. Another time, they said they will cover only a small amount as the item was old. After canceling my coverage with them, they charged $75 cancellation fee even after over 3 years. I told them and wrote an email that I revoked credit card authorization for any charges but they charged the credit card for cancellation fee anyways. Their customer service is horrible and feels like your words are falling on deaf ears. Stay away.

    My AC stopped working, filed claim with Select Home Warranty, they dispatched a Heating and Air conditioning company to come out to do the repairs; But this company had negative reviews and would not trust them to repair my AC. I have informed Select Home Warranty about my concerns and told them I was going to find a company to do the job. The lady from Select Home Warranty told me she understand; so, I went a head and had three company came to the house and provided estimates. All three companies affirmed that the AC is over 22 years old and had major parts broken, and they strongly recommended a replacement. I hired the lowest cost company and replaced the AC for $5500. Select Home Warranty rejected the claim and would not agree to compensate, claiming I did not receive prior authorization from them!.

    This company will offer you a $500 replacement for your $2500 washing machine. We called with our ac and heating acting up and they denied the claim stating they aren't covered yet my plan says right on it that they are covered. We are in the process of suing the company for breach of contract. We are suing for $10,000. BEWARE this company is a LEGITIMATE SCAM! Also check the BBB rating. It's terrible as they don't answer the complaints.

    The ABSOLUTE worst home warranty option. Do not even consider them for HVAC! My husband is certified to change filters and to do annual maintenance but due to him not being a HVAC tech they only covered $150 of the HVAC out of $9150. They will only send funds once repaired. Also, if they cancel the policy there is a $50 cancellation fee on top of that! Terrible doesn’t even explain them.

    I recently had a plumbing stoppage. They really needed to jet the main line, but put in for a snake of the line for about $560 thinking more likely to get approved and less cost. When they called it in to Select Home Warranty, they only wanted to approve $165. Seriously, they're going to pay 1/5 the cost. That's a pitence of the cost. This is why contractors hate dealing with home warranties. I had another company come out that had been here previously and they did it as courtesy as I had them put in an access above ground while they were here. I will be looking for a different warranty company.
