I can't say enough about the excellent and prompt service that I received form Select Home Warranty. The service person gave us a call, set up a time that was good for us and then called to let us know he was on the way. The problem was diagnosed the service was rendered and all is well. This service is worth every dime I have spent for it.

I had issues with the washing machine. A claim was submitted and SHW dispatched a contractor to us. The contractor was polite, courteous and professional. He repaired the washing machine on the same visit. The service was fast and friendly.

I absolutely love Select Home Warranty. It has been convenient to be able to file a claim online and request service. I have been contacted with 24 hours from the service provider each time I requested service. They have been thorough in their repairs and even explained how to prevent wear and tear on appliances.

After hearing so many bad things about home warranty companies, I am pleased to say that Select Home Warranty has been amazing in each of our interactions with them. Their handling of the service requests have been immediate. The technicians sent to our home have been totally professional in their appearance and demeanor and have been prompt in contacting us and the quality of the work performed has exceeded our expectations. Knowing SHW is behind us allows us to sleep at night without worry about major repair bills. We highly recommend them!!

We have been very pleased with Select Home Warranty customer service. When we requested service, we promptly received an email telling us who was coming and when to expect their call.The contractors were quick to respond and fix the problem. When they had to order parts they were back to get them installed as soon as possible. They have always been polite and clean up when they leave.

It is so easy using Select Home Warranty for my home repairs. All I have to do is contact them and the rest of the work is done. SHW contacted the contractor and they called me within a couple of hours to set an appointment date convenient for me. The contractor showed up as arranged and took care of the problem. The contractor was very friendly and courteous.

Select Home Warranty helps make home maintenance a breeze. Work submission is a simple online process. My contractor contacted me almost immediately to schedule and was at my home within 2 hours. The problem was fixed and I was able to deal with my day without sitting around for hours waiting on someone to show up in some imaginary time window. We all knows those mean they'll get there when they get there.

I have not had to use the services of Select Home Warranty yet, but feel more secure in my home, knowing that if I have a major issue, then I am covered. I also have suggested them to my clients, and the ease in doing so, is appreciated. They have answered my questions clearly, and have responded in a timely manner, when they were not sure of the answer.

I have had Select Home Warranty warranties on several homes and could not be happier. They cover most problems, their contractors are always professional, knowledgeable, and timely. SHW customer service agents are also very courteous and helpful. The most recent time I used SHW was for a garage door issue. The contractor who came out inspected the garage door thoroughly and repaired it for me. He even came back the next day to test it out and make sure that it was 100% safe and good to use.

Had some issues with the a/c unit at home. Select Home Warranty sent a contractor to our home. He inspected the unit and saw that there was a part that needed replacing. He called Select Home Warranty right away and was able to get the replacement part approved. Everything was repaired in 3 days.

We chose and purchased Select Home Warranty in February of this year. A week ago each of our three central air units developed an issue. We called Select and a day later AC technicians showed up. The condenser on the main unit was leaking down thru the ceiling. I went into the 130-degree attic, found the extension return had broke loose after 15 years, and I bandaged it with a temporary duct tape fix. The technician took off the tape and said the problem was the drain being plugged. I told him that was not the problem and that the extension needed to be repaired with fiberglass tape and resin. They said they would have to check with Select before doing anything. They then checked a deteriorated duct on a second condenser and once again, needed Select approval. Then they checked our third unit which had been serviced in January, said it was leaking, and would need replacement. The next day we called Select and they had denied all three fixes.
According to the very rude claims adjuster the tape I put on the extension the day before did not meet manufacturers specs and he kept referring me to some obscure statement in the lengthy contract which had nothing to do with the issue. Every time I explained to him it had been fine for 15 years he referred to the same comment despite me explaining I had put duct tape on as a temporary fix. He kept telling me I wasn't listening and would put me on hold. Quite contrary, this rep refused to listen. Then they wouldn't pay to fix the deteriorated duct because they said it wasn't installed properly, despite the fact it was and had been working fine for 30 years.
As for replacing the third AC, never got that far with the rep because of his nonsense answers. I have never heard so much double talk in my life as this company, and now they won't repair a garbage disposal that started leaking. When we purchased and paid for a year coverage we clarified what was covered with the salesman and he assured us every one of the aforementioned items discussed was. I would be absolutely crazy to recommend this company to anyone. My next call will be to the Better Business Bureau.

Despite very polite customer relations people who answer the phone, the actual service this company provides leaves a great deal to be desired. On the two occasions we requested service, the delay was extended: in the first instance, it took a week; in the second, it took two. It's as if the contractors do not wish to do the work. In the first instance, the contractor wasn't even in our major metropolitan area. I would not recommend this company to anyone.

We had problems with our Whirlpool washing machine. We called and made an appointment. That afternoon, the dispatcher for the repair company called and made an appointment for the next day. He arrived as discussed. He was clean cut and very polite. We showed him washer was located and the problems we were having. He did a diagnostic on the machine, confirmed the problems, and cleared the codes. He explained that we were using too much laundry detergent for the machine. He explained about a tablespoon per load is all that is required.

Submitting a claim with Select Home Warranty is very easy. When I had my dishwasher claim I called them. The claims department representative answered the phone. He was polite, professional and courteous. Took down all the information and then dispatched a contractor to my home. Repairs were completed within a 2 days time.

I followed the process of reporting a claim they tried for almost a month to find a technician in which they were unable to do. I found one and had to go through a chain of events just to get to schedule a service. They spoke to the technician and told him we can proceed and then I was followed up with a email asking for pictures and the diagnostic report in which I did immediately. I was told to wait 24 hrs to get a response. I called back after 24 hrs and I was told all mechanical operations of my problem was covered and then I was told to go ahead and schedule service. So I scheduled service. I get a call back a day later from a representative trying to explain why my service is now not covered even though I was already told it was. Their explanation is not on the contract. They came up with a explanation related to a refrigerator which was not my problem to deny my claim.

I was very pleased with my latest service call from Select Home Warranty contractor. I was contacted within 1 day of placing the service request, and offered an appointment within a few days. The contractor arrived on time and was able to resolve the problem in 1 visit. I was very satisfied.

I am very impressed with the customer service team at Select Home Warranty. They answer the call in under 5 minutes, they process my claim quickly and send qualified professionals to my home for repairs. The claim process for me was a total of 3 days. It was excellent.

I have used several home warranty companies in the past without problems, but I recently switched to Select Home Warranty. In addition to their unreliable and untimely service providers, I just learned they do not cover standard items covered by other home warranty companies. I have a very standard leak in my evaporator coil, but I will have to pay fully out of pocket, because Select Home Warranty excludes freon leaks. I did some research and determined that Select Home Warranty is one of the only major home warranty companies that excludes such a common A/C problem.

As a landlord from afar, it is difficult to try to monitor repairs that might be needed on my rental. SHW has worked closely with tenants to provide repairs in a professional and proficient manner. Any landlord would be helped by having this service available for each of their properties.

Terrible. Will not communicate back, will not fix your appliances and will reimburse less than 1/4 on what is the cheapest similar appliance worth after months of waiting. They will skew the contract to match their needs not yours. Service providers took over two weeks to show up to fix my water heater forcing me to take cold shower.

We had significant issue with garage door opener (drive chain for the motor). Called Select Home Warranty and the very next morning a service technician from local company arrived and repaired the drive chain. Prompt and reliable service from all.

6 months ago, my homeowner's warranty ran out. I decided to shop around and decided to change from Landmark to Select Home Warranty. The service calls were cheaper and it had a lot of good reviews. Too bad this won't be one of them. The person was more than happy to sign me up to a contract, using 3 free add-on months as an incentive. Unfortunately, he didn't spend any time actually telling me anything about the contract. Recently, I've called about 4 different things. Only one of them is covered. The others, too bad, so sad. The contract itself is confusing because it details all coverage. It's only on top, when you look at the fine print, that it states that some of the other stuff is "Additional Coverage Items." But it's all lumped in together to create the illusion that you have all this great coverage.
So, too bad, so sad, faucets aren't covered, ice maker dispensers aren't covered, sprinkler system isn't covered. The only thing that was covered is a basement outlet. The representative even tried to tell me this wasn't covered, either, because it was in the garage. I had to correct her THREE times telling her it is in the basement NOT the garage. The next rep says, "Yes, I understand, it sure looks like it's covered by your policy, but it's not. Why? because even though all this coverage is laid out, you missed the part where it says that some of this stuff that is all lumped together isn't actually covered because it's extra. Yes, the salesperson should have told you that. I'm so, so sorry that he didn't. Too bad." Steer clear. Go with Landmark even though the wait times on the phone calls are long. It's worth the wait. Select answer their phones quickly, but you don't get what you paid for. So, it seems like a good deal on first glance.

We have used it on several occasions like washing machine not working, dishwasher not working, oven temperature was not working, and dryer wasn't getting hot. I had a claim for my garbage disposal. Because the cost to repair was more than a new one, SHW got my disposal replaced. I ended up with a brand new garbage disposal within 2 days. AMAZING!

I had a claim processed recently for my dishwasher. It was not draining properly when it was running. SHW sent a contractor to my house to inspect the dishwasher. He was thorough and professional. Found the issue and was able to repair it on the same visit. I was very pleased with the service.

I called the company when my A/C went out. In Florida this is priority as it quickly rose to over 90 degrees in the house. They gave me a number to call for service, there was no answer. I called back. They gave me another company in my area who refused to send a workman to my house because Select Home had not reimbursed them for multiple jobs they had completed for them. I called back to Select Home again. This time I was told to call my own contractor, and I would be reimbursed. I called Tri County Air. They scheduled for the next day.
Again I called Select Home to keep them in the loop. I asked if they needed the name of the company, they said no. I asked if I needed to submit an estimate by fax. He said no, "Go ahead and have the work done and we will reimburse you." It has now been 6 days of 90 degrees in my house. Tri County was able to get the unit going, but I let the tech review the Select Home contract so he would know what they would actually cover. He gave me 2 different bills, the one for covered items that I paid, and the other for noncovered items that I also paid. I submitted the bill by fax and was informed that I had not followed procedure and the claim for 390 dollars was denied. I have explained to them that the reason I made 6 phone calls to check on their procedure, was to assure I was doing everything correctly for the reimbursement.
They are saying that the contract states that I was supposed to fax them a proposal prior to the work being started. Their agent did not tell me that when I spoke to him. So to submit the proposal and receive an approval takes 24 to 48 hours. The tech had to go back in to fix the fan motor, after he thought he had everything completed. Select is telling me that additional work would have required an additional proposal, costing another 1 to 2 days for approval. I am asthmatic and also have an animal in the house. All said and done this project could have easily taken 12 to 14 days, multiple copays and in this kind of heat, was clearly endangerment. I sincerely hope you can look into this. My contract number is **. Thank you for any help you can offer.

I submitted a claim for them to come out as my shower heads were low on water pressure. First one denied. Fine print says it doesn't cover plumbing fixtures. I added plumbing fixtures. Water pressure got worst. I submitted 2 more claims again - they don't call but send you lame email with contract language saying that it wasn't covered. I can't get the valve out and I rather spend my $700 contract to hire a plumber!!! Horrible company - I don't need a lame contract term. I need customer service... They are FIRED!!

SHW sent a pool contractor to our home when the pool pump broke. The contractor came out quickly and was dressed clean and professional. He inspected the pool pump and found the source of the issue. He got the approval the same day and proceeded with the repairs. I was very happy.

The sump pump on my basement started to fail and is not working properly. It does not activate when it should and sometimes it does not shut off. I called Select Home Warranty on Friday 5/13 in the evening but was put on hold until the call was dropped (so much for their advertisement of 24/7 response). I went online and file a claim request. On Saturday I was contacted via email that additional information was needed. I called them and they assigned a plumber that was to call me. I got a call Saturday evening from Midwest Plumbing and Sewer Inc. (Joe) and he offered to be at my house Sunday at 9:00 am. Nobody from the plumbing company came to my house Sunday morning. I waited for two hours. Later that morning (11:30 am) I got a text message from Joe that he was tied up on another emergency job but that he was available in the afternoon. I replied that I was at my son's baseball game but should be home around 2:30 pm.
I got home and called the plumber (Joe). He promised to be at my house in an hour. Two hours later he shows up. Looks at the pump and indicates that it needs to be replaced. He called Select Home Warranty to get approval and wrote a work order (attached). He asked to be paid the service fee ($60) and that one of his guys was coming in an hour to install the pump. I paid the service fee and waited Sunday evening, but nobody came. I called repeatedly and sent texts but got no response. I contacted Midwest Plumbing several times on Monday and got no response. On Tuesday morning I called Select Home Warranty and explained the situation. They asked that I submit the work order via email, which I did.
In the afternoon I got an email indicating "Thank you for updating. We have received your diagnosis and will be sure to review it with the diagnosis. Please allow us at least 24 business hours and we will update you shortly on how to proceed with your claim." I replied to the email Tuesday evening to inform them that they were in violation of the contract per article 5.4 "The independent service technician will be instructed to provide repairment of the appliance or system within two days during normal business hours and four days on weekends and holidays following submission of the claim". I did not receive any response to my email. Wednesday morning I called Select Home Warranty and explain the whole situation to another customer service individual (Eric **). He contacted another plumbing company Patel Plumbing and Sewer. I got a call from them but they did not have any availability until Monday (5/23).
I called back and spoke with Eric, who contacted another plumbing company (Done Right Plumbing). I was told that they will contact me in 10 minutes at 4:00 pm. Since nobody called me at 5:30 pm I tried to contact Select Home warranty but could not reach the customer service person that I had been in contact all day. At 5:55 pm I got through and explain to Eric that nobody had called me from Done Right Plumbing (third plumbing company). He indicated that there was nothing he could do and that I have to wait until tomorrow Thursday morning to call him again so that he can try to reach another plumbing company. It has been five days since I submitted my claim and still have not received any service from Select Home Warranty or their contractors.

I had to call once for the whole year to repair AC. Later they sent me an email that it was not covered. I called their hotline and customer rep kept insisting on renewing my policy which he hung up after I refused. I called again to ask for my policy coverage and the second advisor did the same by insisting on renewing my policy which he hung up as well after I refused. I had 4 more months on my policy left. I called again to file complaint on which no one answered my call. Stay away from this company as you will get the rude customer service and everyone will try to enforce a policy on you.

I have a built-in combination Microwave/Oven. The Microwave stopped working. When I made the claim, the first response was that the microwave was not worth fixing and they would allow me $95.00 if I purchased a new one. I then explained that it was not a stand alone Microwave, but a combination built-in unit. They are now saying that it is not covered per the contract. I re-read the contract and I could not find anywhere that stated the unit I have is not covered. It seems that when a claim is made, they try whatever they can to avoid remedying the issue. I would NEVER recommend this company!!!

Each time I have had to have any type of service done in my home, the call was handled by someone who was pleasant and empathetic to my problem. The call was quick and in an hour or less I heard from the service technician who scheduled an appointment to come to my home. The repairs were completed within a timely manner. I have been with SHW for 3 years now. In those 3 years I have filed a total of 2 claims. One for the pool and the other for the dishwasher. Both claims were processed quickly and handled professionally. The customer service staff are very easy to work with. They listen to what you have to say and answer all your questions. I just renewed my contract for another 3 years because I have been so happy. I highly recommend SHW.

Started off rough, but ended beautifully. I had an A/C issue. I called the contractor as I hadn't heard from him. He said he was very busy but coming soon. I hadn't gotten a call. When he came, he apologized - it's August! And hot! He was efficient, friendly and fixed EVERYTHING! Ended up being a great experience.

Had problems with the pool equipment. A claim was filed with Select Home Warranty. They found a pool in my area and sent them to my home. Over the past 8 years, I have used 5 different home warranty companies. While most of them have some issues, Select Home Warranty is by far the worst home warranty company I have dealt with. I've placed 3 claims (water on fridge, icemaker and the HVAC). All are still broken and SHW denied fixing the board in the HVAC unit. This should be covered by them. The contractor also spoke unkind words about SHW, to the same points I made. I would not be surprised if there is or will soon be a lawsuit against SHW. I will be contacting my attorney, to see if/what laws are being broken by SHW.

This warranty company does not honor its policy. I have been trying to get my air conditioner fixed for 17 days and I keep getting the runaround. They have sent an incompetent service company out twice who has not fixed the problem. Now they are telling me that they do not cover inspections so they can't fix the air conditioner. Prior to this claim my washing machine was leaking oil. They kept assigning contractors who were no longer in business or who had told them they did not service our area. I never did get my washing fixed but a supervisor gave me $200 to get a new machine. Ever tried to buy a $200 machine?

I filed a claim for my A/C. A SHW customer service rep processed my claim and had a contractor dispatched to my home. When the contractor arrived he thoroughly inspected the A/C and was able to repair it. He gave me tips on how to properly maintain the unit going forward. I was happy to take his advice. Everything has been great since then.

My garbage disposal was not working. I had a claim put in with SHW. They sent a contractor to my house to fix it. The cost to fix was more than the cost to replace so SHW had my garbage disposal switched out. Everything was installed and working within 3 days. The service has been great.

I had a claim filed for my oven. The oven wouldn't warm up. Select Home Warranty dispatched a contractor to my home who was able to diagnose the problem. He had the replacement part on hand and repaired the oven on the same visit. The contractor was very professional and experienced.

My last experience with SHW and the technician dispatched was the same as in the 5 or 6 calls I've had since I've had SHW. I had an excellent response time from both. A claim was filed with Select Home Warranty for our pool pump. They found a pool technician in my area to come out to my home. The technician knew a lot about pools and was very familiar with all the equipment used. He immediately saw the problem and repaired it for me. The pool has been working well since.

Had some HVAC problems. When I had my claim processed Select Home Warranty sent an HVAC contractor to my house. He was very thorough and saw the issue right away. He replaced a small part in the HVAC unit that was not working. Once the part was replaced everything was working perfectly.

We had some problems with the pool pump. A claim was submitted online and within 24 hours the pool technician was at our doorstep. He thoroughly inspected the pool pump and saw that a part needed replacing. Once the part was approved he came back and replaced it for us. The pool pump works excellent now. I highly recommend Select Home Warranty. They processed my claim quickly and sent an excellent technician.

Filed my first two claims after being enrolled with them for four months. They promptly assigned service providers. One electrical and one for my fridge. After 2 days the electrical contractor (Air Solutions) contacted me and set up appointment between 2-4 on Friday. I left work early and waited. They never showed up. Kept calling them but no answer. Finally called select and they assigned another company (Taylor Electrical Services). Electrician showed up on Monday. Took $45 before start as this is their policy. Diagnosed couple of issues. I had a missing ground in bedroom and not a separate gfci in garage. Said fixing grounding issue is time consuming. Called select and select refused to cover the cost! Electrician told me to give him another $40 and he install a gfci in garage! But grounding issue is difficult. This guy didn't even open at least one of the plugs to see may be the ground wire had come loose. Such a crook.
And oh, regarding this the fridge, the appliance company never called. After a week, select told me that they are still trying to find a contractor. Finally the Select rep said that I should find one myself and have them come out and diagnose the problem and to call them and then they decide if they cover it! Are you kidding me! So if they end up not covering it, I am stuck with trip fee of this other contractor! 17 days later and no one fixing my fridge, I called to cancel. They said I will get an email in 24 hours of how much I get back. 4 days later and no emails. These people are bad. You are much better off getting your own repairmen.

I have submitted numerous claims for covered items. They have denied each one for whatever reason they see fit at the time. My garage door opener was denied due to the fact that it still worked, not correctly mind you - but it worked. My enclosed eco flush toilet tank started leaking. That was denied as per Select the leaks didn't happen due to normal wear and tear??? Okay, I guess it was the underpants gnomes... seriously? This was just the start... Select Home Warranty is a shady scam. American Home Shield is much better.

When I received my policy the sales rep Richard, he put the policy in someone else's name. I had to call him twice to correct the issue. Richard also told me that they will take the monies out on the 11th of each month but I told him that I get paid on the 22nd. Richard stated that he will take it out on the 22nd. I made a claim on a refrigerator the following month. The claims dept told me that being that billing didn't receive payment on the 11th then it lapse and they couldn't honor the claim. I told them Richard said it was ok to take it out on the 22nd but they still wouldn't honor the agreement. I told them I would submit a claim for a washer and I had to pay a 45 deductible. I then get an email from claims dept telling me that they will only pay 50 of the repair cost. 50.00 towards a repair cost when I had to pay out a 45.00 deductible, does that make sense? That means I'm going to have to repair it myself! RIPOFF COMPANY.

This company, maybe like any other home warranty companies, has a very detailed contract covering almost everything in appearance. But when you read it there are all kinds of clauses and exclusions that they refer to them to deny your claims. Even if something is not excluded, they'd say you didn't maintain the appliance or the unit properly. (You have to show 3 years of maintenance record!) Once you show previous repairs and maintenance records, they'll find something else to say: this unit had previous repairs and works done on it, it is not covered! In any case, they'll make sure to find something to get away with the repair. You have already paid their contractor to come out, now you have to bring and pay somebody else to fix your problem.
I believe buying a home warranty is a mistake. They are here to make money not to pay out. They pressure you on the phone or emails to buy and pay right away, saying "if you buy today we'll give you lower service fee, or throw in a free month". They don't even let you see the contract until you give in. Once you pay, you see the contract and read the fine prints, you realize you made a mistake! Don't fall into this company's or any other home warranty companies' trap. Save your money for your repairs. These companies know what they are doing and how they are doing. Everything is very carefully researched and studied by them. They are smart but try to be smarter than them!

I chose Select Home Warranty for a duplex property I purchased. This is the third time they refused to cover a claim. This last one was a plumbing emergency with potential flood. I forgot I even had a warranty. It was a Friday night and I called a maintenance company I know to come out immediately. Then I left town for a week. Upon returning, I contacted Select Home Warranty, telling them I completely forgot I even had a warranty and then was traveling. They refuse to cover this issue saying I didn't file a claim in time. It's crap. They don't practice what they preach but they're sure good at selling you a policy. I do NOT recommend using them.

I've waited a good six months to write this review because I wanted it to be even-tempered and without emotion. All I can say without hyperbole is beware. I bought a five year plan after having a very impressive sales call with one of their agents. They never fixed anything and never paid for anything and their customer service was condescending. They always found a clause which was in direct contradiction to what their sales rep had stated with clarity. I then tried another major home warranty company and not only did they come out and fix my HVAC within a month of me signing up, they paid for the whole thing and with a smile, too. What a contrast. So not all home warranty companies are alike. If anyone wants to discuss my experiences in detail with Select Home Warranty, I'll be very happy to correspond with, or even speak with you.
While I'm no longer "angry," I was at one point seething and I'll do whatever it takes so long as I live to warn potential buyers. I'm a believer in consumers sticking together. And if you do choose to go with this company, you may wind up remember this review after it's too late. It's not the end of the world, but why bother? It's not just the money, it's the frustration and the hours spent with their customer service. So very painful.

The last claim I had with Select Home Warranty was a very good one. The contractor came to repair my washer. Water would not spin out and ultimately parts were needed. However what most impressed me was the time and detail that the contractor took to assure the proper working of the washing machine. It appeared the washer had to almost be taken totally apart, but even so it was all handled well, my house was not disrupted, the contractor cleaned up behind himself and the part/parts were ordered efficiently. The company Retention dept. supervisor is speak most of the time and doesn't listen to you. I called to cancel my plan as it says on the contract no cancellation fee and no penalty. I paid $975 for 3 years and I had this service for 18 months. I did not make any claim in last 18 months. They want to charge me prorated which is understandable. With that prorated amount should be 975/36 month = 27.08 per months and I used the service for 18 months so $487.44 should be prorated charge. But, what they are telling me now that their monthly average charge is $45 per month which doesn't say anywhere in the service plan. They just said $975 for 3 yrs. I don't know where they are coming with $45.
I argued with the manager for almost 20 mins. on this. "Your company can said $100 per month" that doesn't mean that I have to pay that. You guys charged me $945 for 3 years and you did not mention anywhere in the plan that discount was given or monthly plan is $x amount of money. Be aware... they can tell you something on the agreement plan and something offline. It's my early CHRISTMAS GIFT TO SELECT HOME WARRANTY FOR $945. HOPE THEY CAN ENJOY THIS GIFT as they have refused to give me the refund even the contract says it in very simple language. I wouldn't recommend this company to anybody. There are better home warranty companies outside than SELECT Home Warranty. Wish I could get my prorated money back... not with calculation of $45 per month. Think 100 times before getting a warranty with this company.

The furnace at our farm house in North Idaho needed a repair. We had just changed 4 properties to SHW. Nowhere, when we enrolled with the company, were we informed that we would need 3 years of maintenance records, including technician's reports, or they wouldn't pay any more than $150 for a claim. It is in the fine print of the extensive contract. Needless to say, we are switching all properties to a different company.

When we contacted them with an electrical problem, they demanded our home inspection to show that we had an adequate electric box, which was sent. Then they demanded proof the breaker box had been replaced, so we took a picture and sent it. He said that wasn't good enough, we needed the receipt, which the former owner had, not us. Finally got a supervisor on the phone who said they would send somebody out. They send Honey Do for water and electrical. The service said "Your outlet doesn't work", that's why we called. They said a drip through the floor would require the shower being taken apart (fixed with liquid nails and caulk), and for the water they looked at the meter and said "must be the meter." They did no testing.
The next day we had to call and pay a different plumber to fix both. Three weeks later, the outlet has not been replaced after we paid them 170.00. Called the warranty company every single day and every day "We'll get back to you" and they never did. Read the fine print as well. They have very low limits of what they will cover, not that I would imagine they would actually cover anything. We are left high and dry in our new home should something happen and left to pay out of pocket to get the wiring done. I would go with a warranty company who insures different parts of the house.

Our clothes washer stop working. It would agitate but wouldn't empty. We called in for a repair. The service representative came in went to washer and knew exactly what was wrong. I must have selected the WORST home warranty company in choosing Select Home Warranty. I've had to contact them numerous times to get results. They either do not respond to my questions, are rude and unprofessional or don't cover my claims. I am EXTREMELY dissatisfied with this company. I would not recommend them to anyone. Because of my experience with them, I don't know if I will ever purchase another home warranty with any company. My hot water heater tank burst and they told me they don't cover "leaks" without even scheduling a contractor to come check the problem. Obviously, if anything happens to a hot water heater, it will leak because there is water in the heater! When I demanded that they schedule a contractor, they referred me to a plumber more than 30 miles away which does not "come anywhere near the City." This is the second time I have had to find my own contractor.
When I had a problem with my furnace, they did not cover the "valve" which cost over $400 to replace. I have spent more money out-of-pocket than the cost of the so-called warranty. When they do cover something, you have to jump through hoops. You first have to contact them while the contractor is at your home, then you have to pay for the service upfront, then send them a copy of the receipt and a picture of whatever is causing the problem. If they decide they will reimburse you anything at all, it is a small portion of the cost of the repair. Then you have to stay on them to receive your reimbursement.
I waited two months to be reimbursed and only received reimbursement after I threatened to file a complaint against them. THEY ARE THE ABSOLUTE WORST HOME WARRANTY COMPANY. I cannot imagine that other companies are like this. STAY FAR AWAY FROM SELECT HOME WARRANTY COMPANY!!! They are in the business of taking your money and not providing service.

My heat went out on the coldest day and night of the winter season Nov. 20, 2015. Around 9pm I called Select Home Warranty and was told they would try and send a repairman out. I was asked if there was any one in the house a senior over 66 or a child 5 years or under. My reply was yes. I was then told if I did not hear from them within 2 hours, I was to find someone locally and pay for the service and they would reimburse me. I did not hear back from Select Home Warranty. A repairman made contact the following day. By this time I had found a local contractor and fixed the problem. Customer service has never call back when promised. I have not been reimbursed.

We had a problem with the plumbing in our bathroom. The contractor arrived on time. He was well prepared with the right tools and repair parts. The plumber informed us of the problem and was able to repair the issue. He cleaned up after he left/was done.

Select Home Warranty has been quick and easy to use for the 7 years I have had their services. Typically the wait times between reporting an issue and the service provided is minimal and I have not had any negative experiences. I highly recommend them.

This warranty has worked well for me so far. The A/C people and the pool repairmen knew what they were doing. Both were very professional, courteous and efficient. They repaired everything professionally and maintained a clean work environment.

I paid Select Home Warranty upfront for two years of service for the cost of $699. When I received the contract I called to cancel my agreement and get a refund. A manager talked me into staying and told me he would give me the first service call for free and if I didn't like the service at that time I could request a refund at that time with no penalty. Seven months into the contract my dishwasher stopped working. I called and placed a claim. I received an email stating that a repair company would be call to schedule an appointment. I was never called. I called Select Home Warranty again, they asked me to call the repair shop and set up the service, I did. The repair guy came out, told my wife the problem, took pictures of the dishwasher and said he would send the information to Select and get the repair approved. I called Select a week later to asked about the status of my claim, they said I needed to send pictures of my dishwasher to them, so I did.
I called Select a two weeks later, they said they would not be able to replace or repair my dishwasher, but could send me a check for $125, the current value of my dishwasher. I had to fill out a form and send a receipt to them showing that I paid for a replacement dishwasher. A month later I called to ask about the $125, they said they never received my form and receipt. I told them I would like to cancel, they said a supervisor would call me back, they didn't.
Three days later I had to call back and spoke to a manager, he said sorry and cancelled my account. 3 weeks later I received a refund for cancelling my account for $269. The company did nothing for me. When I needed their help they failed on all levels. I ended up paying this company $430 after the refund to be without a dishwasher for almost a month and had to pay for a new dishwasher without any help from Select Home Warranty. Terrible customer service, terrible follow up and a terrible policy. Don't use this company!

Scheduling and accomplishment was lightning fast and worry-free. The tech showed up explained everything fully, completed the job in a timely fashion and then gave us some money saving tips in the event this happened again.

Select Home Warranty was very responsive to contacting a contractor to repair kitchen appliance. It took the contractor several attempts to find root of problem, but stayed with it until appliance was fixed. Very professional, highly recommended.

I have been an Select Home Warranty customer for seven years. The last service call which was a couple of months ago was no different than the first - timely and expert service. The service company worked with my schedule and performed the service very quickly. At completion of the service call the contractor cleaned the area cleaner than when they started.

I filed a claim online for our hot water heater. I received a response stating that a contractor will be in touch with me. The contractor came out within a reasonable time. He was courteous and the job was finished quickly. The quality of the work was very good and there have been no further issues since the hot water heater was repaired.

All issues that I have had with my home so far (both heating and a/c) have been met with a quick response time by the contractor and speedy resolution of the problem. The issues were not major in both cases, but the repairmen were very helpful and willing to return several times to ensure the issue was fixed.

We had a very good experience with the electrician, who was prompt, courteous, and skilled. He diagnosed and fixed a small wiring issue within 10 minutes of his arrival, and explained his process too.

The time of response was very quick from Select Home Warranty. The contractor called me the same day and set up an appointment for the following day. The assessment was done quickly and a part was approved and ordered as it was not a stock item. The part arrived the following week and was installed the day after it arrived. Since then the washing machine has been working very well.

I had a claim filed with SHW when my washing machine was acting up. SHW processed my claim pretty fast and sent a technician to my house. The technician was very efficient and polite. He looked at the washing machine - good and found the issue. He was able to repair it for me. Service was quick and professional.

I was having some ongoing issues with my washing machine. I had a claim submitted on the SHW website. I heard back from someone telling me that a contractor will be in touch with me. The next day the contractor came out to see the machine. He ended up replacing a part in the machine. It now turns on and works very well.

The personnel at SHW were very courteous and promptly gave me an answer on my question regarding a repair. After the initial conversation, they called back the same day to reconfirm that the repair had been approved. I received a check within a week. Please do not use this company. They scammed me out of $200. They sent someone out to collect $45.00 for me to come see what was wrong with my air cond. The person collected the money but never came back to fix the unit. They did not send anyone else out to fix the unit. I told them I want a refund I paid for a year. I cancelled in the first month and they took $200 in cancellation fees etc. Which is almost half of what I paid for the whole year. Please research and use another company - they are unprofessional and unethical.

I was having trouble with the washing machine recently. I submitted a claim online and heard back from a representative that a contractor will be calling me. The contractor came out the next morning and found the issue right away. He fixed it by replacing a small part and had it working as new again. The service was quick and professional.

We had some issues with the pool equipment. SHW was contacted right away so that a claim could be filed. Once it was processed they sent a pool technician to the house. The pool technician was professional and courteous. He went straight to work and was able to repair the pool pump for us. Fast service.

The contractor came within the designated time frame. He was knowledgeable about my washing machine and knew exactly what was causing the problem. He had the necessary tools with him and the extra parts needed. He allowed me to watch as he repaired my washing and answered all of my questions. The repair took little time and was thorough.

We have had Select Home Warranty since we moved in our new home 2 years ago. We have had to call them several times for things ranging from heating and cooling to pool pump issues. They have been fantastic! They never give you a hassle about covering the repairs as long as it's something covered in your contract. The service technicians they have sent have all been great. Everyone was professional and do quality work. I would never buy another home warranty if it is not a Select Home Warranty.

DO NOT PURCHASE A HOME WARRANTY FROM THIS WORTHLESS COMPANY! Submitted a claim on Saturday and was told I would receive an email 24 to 48 hours with contractor information. Monday comes around and receive a call saying they're processing my claim and would have to wait another 24 hours before getting a contractor. It's Tuesday and still no email. I called to get status and now being told that my claim is being denied because of some BS loophole. Worst home warranty in the planet. Spend the extra $50 to $75 and go with Landmark or American Home Shield.

I had a warranty with SHW for about 3 years now. I have filed a total of 4 claims. Once for my washing machine, dishwasher, air conditioner and plumbing issues. The most recent was the plumbing issues. The claims handling time and process was outstanding. The staff are very polite and friendly over the phone. They processed my claim quickly and had someone come out to me as soon as possible to make all the necessary repairs. I am happy I took the plunge 3 years ago to buy this warranty. It has come in use and had not disappointed me in the least. I highly recommend this warranty.

I had an issue with one of my appliances and made a request online. I received a call not too long from that from a very polite lady verifying my request and details. She was very thorough and courteous of my time and even educated me on other option I have for service. Once the service tech came out he showed up within the stated timeframe, fixed my issues, and he cleaned up after himself. That was a first for me because most techs will say they fix your stuff and leave everything else to you. This gentleman stayed and explained what he had done, showed me his work, and once I was satisfied he thanked for me. Great service all around.

I am new to Select Home Warranty warranty having changed from another provider. Unfortunately, I experience a plumbing problem in my kitchen. I was reluctant to call Select because I thought I would get a lot of questions and scrutiny. Thank God, this did not occur. My claim was submitted via the internet and the repairman called me shortly thereafter. In less than one week, my problem was resolved.

Service is very good. Staff at SHW are very efficient and professional. Claim processing is surprisingly quick. Contractors who are hired are professional. They send someone to my home to repair the pool. When I first bought my house the pool was one of the main reasons I bought it. I took a lot of pride and care on the pool. That is where most of my family gathers. So when the equipment stopped working I rushed to call Select to file my claim. They right away processed my claim and had someone come to my home the next day. The pool repairman was able to fix the pump without any problems which made me very happy. Good warranty, good staff, good contractors.

The plumbing around the house was acting up. Constantly getting water backups. I contacted Select Home Warranty and filed a plumbing claim. Within 24 hours Select Home Warranty had sent a plumber to my home. The plumber was thorough in his inspection. He repaired the area that was causing the water backups and gave me some advice/tips on how to prevent this problem from recurring. Two thumbs up.

I purchased my home a few weeks ago. The seller is paying the premium the first year so all policy info went to them. I had lukewarm water so investigated the water heater. I took off the cover to the temp gauge and the insulation was on fire. Looked like it was touching bare wires. I emailed a claim to Select per their web page. No one got back to me until the next day. The customer service rep asked for more info, which I gave her. She said I would hear back within 24 hours. I did not hear back so I called on day 4 after the problem. I spoke with a very nice man who told me that it hasn't been 30 days since my policy took effect so policy is not active yet. I had no idea this was part of their way of doing things, especially since they advertise "first month free". Since I never got the policy, I had no way of knowing.
Now, since I filed a claim, the water heater is considered pre-existing condition and they won't cover it even when the policy is in effect. The very nice customer service rep told me I could submit my receipt for having it fixed and they would consider paying back a portion of it. They have lost my trust and probably my business in the coming years. I'm also notifying my realtor and the title company so they don't recommend this company to any of their clients.

I was having issues with my dryer. I called SHW to file a claim. They processed my claim right away and sent a repair man to the house. The repair man found the issue right away and needed to replace the vent. Once the vent was replaced it was working perfect. I am very happy with the service.

At first I thought that I wouldn't need to get the coverage but I was convinced otherwise when a good friend of mine suggested otherwise from their personal experience. I did research and chose to use their provider Select Home Warranty. So far I only had a minor claim with my dishwasher and they were all around accommodating. Even had the technician arrive at my home the next morning. This warranty is good if you're not looking to pay for each of the appliances that malfunction in your house.

We had to replace a broken microwave that couldn't be repaired. SHW staff walked us through the process and the reimbursement check was received in a timely manner. We've had SHW on two homes for over 5 years and this was the first experience with this reimbursement process. It went well!

I reached out to SHW when the HVAC unit stopped working in the house. When the claim was submitted and processed they had a contractor come to my home. The contractor inspected the machine thoroughly and determined that a part in the motor had to be replaced. Once the part was approved by SHW the contractor came back to do the installation. The service was excellent.

He was able to fix the washing machine on the same visit. It turned out something was loose which didn't allow the machine to function properly. If I could give this company zero stars, I would. We have been waiting over a week to have our A/C & heat motor fixed because they won't call the contractor back to authorize them to come out. They have been called 3 times by the contractor & twice by me. The "customer service" reps don't answer the phone or hang up on you. I have yet to talk to a competent person at this company. I have requested FOUR times that they change the phone number on our account from our real estate agent's number to ours & they haven't even been able to manage that. DO NOT get a warranty through these people!

I am very happy with the service. I was sent a contractor to repair the fridge when the motor wasn't running well. He fixed the motor on the spot. Very good service, fast and friendly company.
