    PLEASE DO NOT BUY THIS WARRANTY. I purchased this warranty last July. It's not worth the paper it's written on. I have had nothing but grief when dealing with this company. I just submitted a claim for my built in microwave. They said after reviewing the problem (online they never came out) that it would not be cost effective to come out and fix it. They are so GENEROUSLY going to give me $95.00 after I purchase a new one and send them a picture of it along with the receipts. Oh and it gets better. They will not pay to have it installed and on top of that they will deduct $45 from the $95 so after all is done I will get at total of $50.00 to replace my microwave. This is how this company operates. Whatever breaks in your home they have the contract written so the appliance is not completely covered. IT'S A RIP OFF. PLEASE LEARN FROM MY MISTAKE AND DON'T BUT A WARRANTY FROM SELECT HOME WARRANTY.

    I chose this company based on the reviews here and I could not be more disappointed. I called them because one of our AC units was leaking into the bathroom below it. The technician that they put me in contact with never called me and when I called them it always went directly to their voicemail (cell phone). They allowed me to have another contractor come look at it who found that the coil was rusty and that there was a small Freon leak. They denied the claim based on the presence of rust and a Freon leak. The machine was serviced by a certified technician a year ago and was checked out as being in great shape. They told me that I needed to have done more maintenance on the unit but didn't explain what that was other than having it inspected once a year.

    Updated on 07/28/2016: After being denied I did receive a call from them after they saw my negative review and offered me $200 toward the $4600 replacement. I provided almost 10 years of all service records as well as documentation showing that unit was thoroughly evaluated a year ago by a second party showing and none of the issues that resulted in needing a new system were present at time of that inspection. Of course all of this was not enough for them. Even if they would have taken them the most they were willing to pay out was $2000 which is obviously low considering that the system that we had replaced was a tiny one and it cost $4600 for the most basic equipment.

    Please look at someone else for your warranty needs. This company will make you jump through hoop after hoop just to shoot you down and not call you back. After sending them the previously mentioned documentation I called them back after almost 24 hours to find that the person helping me hadn't even seen what I had sent. He told me that he would call me back in 30 minutes which didn't happen. I called him back a day later and left a message that was returned 4 hours after I left it.

    I bought a warranty from Select Home Warranty in May of this year. The salesman told me that after 30 days I could begin to submit any claim that I wanted as long as it was covered under the policy. "FIRST WARNING:" Never pay the policy in full upfront. I paid in installments to see how the policy would work out for me and I am VERY HAPPY I did. I submitted a claim in June after my 30 day trial period. At the time I purchased the warranty everything in my home worked fine. My house is fairly new with high end appliances. As luck would have it, my dishwasher went out. I submitted a claim and that's where my troubles began.

    "SECOND WARNING:" Write down the names of EVERYONE that you speak with. Include their job titles and get phone numbers and extensions as well. The contractors they supplied me with never called or responded to my voice messages. When I did get my own, with their approval, I had to hound SHW to see when they would ok the repair of my dishwasher. I then escalated my calls to the escalation department which then escalated my calls and concerns to someone in the claims department.

    "THIRD WARNING:" Get the repairs in writing from the technician or company that performed the diagnosis. When I called back to check on the status they tried to tell me that the problem was due to a glass being stuck in the motor of the dishwasher. I really don't know how that mattered but that was not the case at all. I then explained to the rep that I had just talked with the rep and I had a copy of the diagnosis and estimate which he submitted to SHW.

    My case is still pending. I am still waiting and I have called 8x's in two days. I have left 5 messages on the Claims Manager's voice mail. By the way his extension is **. The first day they gave me his extension. I misplaced the paper that I wrote the extension down on the first day. When I called the second day to get his extension again the reps told me that they could not give it out. He would have to contact me. I later found the paper and I am now in the process of continuing my myriad of phone messages. I will write a follow up to let you all know how this turns out!

    UPDATED ON 07/25/2016: This is the follow up review I agreed to submit as a supplement to my original review detailing the outcome of a claim I submitted to Select Home Warranty regarding my LG dishwasher. I submitted a review a few days ago regarding my experience with Select Home Warranty; hereafter referred to as SHW. After my initial review I continued to speak with a number of representatives at SHW about my claim. I spoke with a manager and left approximately 12 - 15 messages with the manager's supervisor. He never responded personally to any of my emails.

    First, let me begin by saying the initial response from the company was that they would not pay ANYTHING on the claim. Their reason was that a glass broke the dishwater. Their claim was that it was not due to normal wear and tear. That was not the case. I personally called the technician and asked him what he told them and he said he did not tell them that was the reason for the failure. When I told them that the technician from the repair company forwarded me a copy of his invoice and reason for repair they were surprised. They then asked me to forward them a copy of the invoice to which I complied. The manager said she would be an advocate for me in dealing with this issue.

    Second, I called the next day and this is where things got really interesting, to say the least. When I called the second day, and by the way, I had been dealing with this for over a month, I was told the same story by another claims agent that the rep would return my call. She then asked the VERY SAME QUESTIONS that was asked the previous day. She even said they had not received a copy of the invoice.

    When I responded that I had called several times the previous day and spoke with the manager and she, the manager, did in fact receive the email with the invoice the agent's next response was she could see it now. She then told me that the manager was unavailable and she would call me back. I asked the agent if they were trained to deny claims. I am making that assumption based on a number of complaints that I have read on the internet about the reasons used by SHW to deny my claim.

    Third, when the manager called me back she was extremely defensive. She was not the loving "advocate" that she claimed to be the previous day. I was told this time that the reason for the claim denial was that I had submitted a claim just past 30 days of my policy being open. When I told them when I bought the policy the salesperson told me I could submit a claim anytime past the 30 day period and receive full benefits, they had no response.

    Fourth, I was told that according to the contract that the max I could receive was $150 for the dishwasher coverage based on my time with the company.

    Fifth, to recapture what I am saying. The story that the SHW representatives gave me for denying my claim changed as I presented proof of the failure. I even went so far as to say I could have the technician and me on a three way phone conversation with them to resolve the issue. They denied the request!

    Sixth, I canceled my policy. I am in the process of contacting the Attorney General for the state of New Jersey to submit an official complaint against this company for fraud. I also contacted my credit card company to see if there is anything they can do to get my 2 - 3 monthly payments back that was taken out of my account based on fraud.

    I signed up for Select Home Warranty in January 2016 after reading positive reviews. Now I think those must have been paid. While it was an expensive lesson to learn ($350), I wanted to share what I experienced to help others avoid this sham of a company. I first used the warranty in June 2016. I had issues with my air conditioner. I submitted a claim online. First, they don't answer on weekends. They finally called Monday and left me a voicemail to call back. I call back and get told that they are not open yet. Really? You just called me! So I wait 15 minutes and call back and get put in a hold queue forever. Finally they verify my information, which I had already given, and tell me they will contact me with a contractor name.

    When they call, they want to send out an AC company I had dealt with previously that ripped me off (settled claim through BBB). I told them about that and they agreed to send someone else. They come out the scheduled time - several days later. The guy said inside AC Handler ok. Outside he was having issues. Then, after I ask about a coil, he said he would come back inside and check. Now it IS the coil in the handler. He tells me my out of pocket cost is $823 and that he would need to cut the coil out and send it off to be tested to see if it can be repaired or replaced. He said Select usually picks repair and it might break again in a month or two. Also, it might take up to 2 weeks (without air), so he offered to replace my whole system for $7,000.

    I decided to wait. I checked with 2 other people who informed me that I was being scammed. Turns out, Select doesn't cover coils! So why would he need to cut mine out, etc? Then, I find out that my AC Handler is warrantied for 10 years. Coils covered! Did anyone tell me this??? NO! I find out that someone could order a new coil and replace the same day. No sending off, etc. That was a line that he said so that I would go for new system. These companies are SUPPOSED to be vetted by Select. They ARE NOT. I decide to cancel Select. I was told I would receive a pro-rated amount. First, they never canceled it, so I called back a week later. Well, I guess they decide what the "actual" monthly amount will be (not $350/12). Then they subtract a $75 fee. So, in the end, I got back $25. A complete and total ripoff. And by the way, trying to get a live body on the phone? Not easy! I would never recommend this company. Just terrible!

    I called Select in regards to my toilet stopping up. They e-mailed me a company. When I called they told me that they didn't have a snake & they probably couldn't help me. I called Select back & they e-mailed me another company. I called & no one answered. I think it was a bogus number. About two weeks later I called Select about my icemaker not working. They told me they would e-mail me a company. I never received an e-mail so I called them. They told me they didn't have a technician at the time. I cancelled with them & called my credit card company & filed a dispute. I paid $ 430.00 up front. I'm still waiting on my credit card co. to resolve it. Don't sign up with this company, it's a rip-off!

    Right from the beginning problems. I had a problem with my AC. 110 degrees here. They sent me a vendor in another state. I call them and SELECT NEVER PAID THEIR BILL FROM THEM FROM LAST YEAR, AND THEY DON'T CORRECT THIS WITH THE VENDOR THEY SEND ME TO THEM. Of course they said they don't do business with them. They finally send someone over a week later. 110 heat remember. He fills with freon and leaves.

    Then a couple days later AC goes out again, this time thermostat. A week goes by and they call me and say I only have $20 for repairs. I ask "what are you talking about." They say the first month is grace time then first 90 days only 1 visit WHAT!!! Long story short I HAVE TO PAY FOR WHATEVER THE PROBLEM, plus they won't fix till January when it resets WHAT!!! To add insult to injury the reps are UNPROFESSIONAL AND ARGUMENTATIVE because everyone hates these people. STAY AWAY FROM THEM. THEY ARE SCAMMERS FROM JERSEY!!!

    I bought this insurance about 9 months ago and finally needed to call for a problem with my Sub-Zero freezer. I called 4 days ago and after waiting 12 minutes I was able to submit my claim. After not hearing from the company for three days I called and had to wait another 7 minutes. The agent took more specific information and said they would send an email which I did receive and it informed me the repair company would contact me within 12 hours and to call them directly if they did not contact me in 24 hours.

    So at the 24 hour mark I called the repair company (KG Home Appliance Repair) who said they would call me back. So after a few hours I again called the KG home repair service and received their answering machine. So I called back Select for the 3rd time to explain my dilemma and this time waited 16 minutes to speak to an agent.

    So after 4 days I have spent 35 minutes on the phone on hold with Select, hundreds of dollars for a Select service policy and I still am unable to get my freezer serviced. I finally spoke to another Select agent who was nicer and seemed to listen and act on the situation. They called a different repair company whom I then had to call to arrange an appointment. Sunline Repair said they would TRY and come out tomorrow... Let's see.

    In the past year I’ve had 3 small claims. 1. Garbage disposal. That was handled quickly and efficiently. I was reimbursed for the expense of the disposal after submission of my receipt. 2. An electrical outlet that shorted out. That took some time to remedy but it was taken care of with a service call. The tech came out 10 days after the reported claim.

    3. The last claim, a malfunctioning A/C in the dead of summer, however, has been a nightmare. I’ve been referred to 3 different independent contractors to resolve the claim. The first and third contractors never called back. The second contractor was a no show. Via email, Select promised to call me twice to resolve the problem but they failed to do so. To add insult to injury, they had the sales department call twice to inquire about renewing my warranty despite the fact they had not addressed my A/C problem. Sad thing is I’m an agent and referred Select based on my initial claims. I will not make that mistake again.

    UPDATED ON 01/19/2017: I originally purchased my warranty in 2015 when I purchased my home. In November 2015 I filed a claim for the garbage disposal and that was taken care of satisfactorily. I filed a claim for the A/C and that was never resolved. No technician ever contacted me, no one came out to repair, and Select gave me the runaround. My husband I ended up resolving the issue out-of-pocket. Fast forward to the new renewal period in July 2016. We were, obviously, hesitant to renew given our prior experience. However, they lured us in with favorable terms and discounts. We recently had a leaking roof and found out that the roof coverage is the most worthless coverage ever. It reads as follows:

    This Agreement does NOT cover the following list of modules, components and parts relating to roof leaks: (i) patios; (ii) porches, (iii) decks; (iv) metal roofs; (v) foam roofs; (vi) shingles; (vii) cemwood shakes; (viii) cracked and/or missing material; (ix) tiles; (x) tar and gravel; (xi) flat or built-up roofs; (xii) structural leaks; (xiii) asphalt; (xiv) gutters; (xv) downspouts; (xvi) skylights; (xvii) flashing; (xviii) patio covers; (xix) solar components; (xx) attic vents; (xxi) roof jacks; (xxii) satellite components; (xxiii) antennae; and (xxiv) chimney components. This Agreement does NOT cover repairs requiring partial or complete replacement of the roof.

    That's a nice way of saying "we don't actually cover the roof" because they name every component. When I inquired as to what the roof coverage actually covered Jonelle from customer service, advised "We cover the leak itself." Thank You Jonelle. As indicated above, we have a leak but they won't remedy it. Do not purchase a warranty from Select.

    I have filed 2 claims with Select Home Warranty. Both times the assigned contractors failed to respond... at all... requiring me to be on the phone multiple times to request new contractors. One was for a clothes washer and one for my pool pump. I find it odd that contractors simply WILL NOT call you back when you are with Select Home Warranty. I am talking about 4 contractors... Select must not pay them well enough to service its customers. On the second claim I was instructed to contact any local company to fix the problem and to send them a receipt. GREAT I thought, now I can get this taken care of. WRONG... I had to follow up for 2 months in order to be told I did not follow proper procedure. DO NOT CHOOSE THIS COMPANY FOR YOUR HOME WARRANTY NEEDS!!!

    Terrible company. I moved into my house three months ago and my furnace just went out. SHW is claiming that since I don't have 3 years worth of maintenance records that is it not covered. I tried to get them, but the company is gone. NOT TO MENTION that my furnace lasted 31 years, the average furnace lasts 15 years, so that's proof that it was well maintained; but also that I've only been here three months! Do not go with this company. Customer service people are nice, but that's it. I will be looking into taking further action. Check reviews on Yelp. There are a lot of people who have been screwed over by this company.

    I bought the Home Warranty Policy because it was cheap and also got my fiance to buy a policy. The first bad experience was when the oven on the stove went out. To make a long story short, they informed us that it wasn't cost efficient for them to replace the stove but would pay us the difference if we sent them the receipt after getting a new one.

    The 2nd bad experience was when the AC went out and to make a long story short, they refused to pay anything to fix it because it had a leak that was caused by not keeping up the maintenance. I'm NOT telling anyone to don't buy this home warranty but do it at your own risk. If it's a costly repair, chances are very slim that they will cover it. It's a bad business in my opinion and I'll never pay another penny to Select Home Warranty!!

    I purchased a short sale home in late October. Said home has an in ground pool. As I essentially purchased the home from the bank, I had no idea what type of maintenance had been performed on any/all of the appliances, etc., nor did I know what, if anything, was in proper working condition. I was very honest and upfront with the Select Home Warranty sales person on this fact and he assured me, multiple times, that everything would be covered. Because I was unable to test the pool equipment until I could put water in the pool and since I couldn't put water in the pool in late October in Utah, I purchased the pool rider as well.

    Several months later when the weather turned warmer, I turned on the AC only to find it was not working. I filed a claim with SHW who contacted a repairman... out of Salt Lake... which is 50 miles from my location. Three days later said repairman finally showed up, fixed a wire to the outside condenser unit, claimed it was fixed, and never bothered to set foot inside my home, all while complaining constantly about having to drive 50 miles for the service call. I didn't use the unit for a couple of weeks as we had a cool spell set in. When I turned the unit on again, it still was not working and the temps inside my home quickly rose to the upper 80s. I called Select again, told them the problem was not corrected, and asked for the repairman to finish the job by actually walking inside my home this time.

    A full 5 days later, I called the repairman myself only to be told he "refused" to drive 50 miles one way again. I called Select and told them this tidbit o' info. They dispatched another company... who has been out of business for 3 years! A third call (and what has now amounted to roughly an hour and a half of my time spent on hold) resulted in another company being dispatched. They found the circuit board was faulty and called Select to get authorization to repair it. A full week later, after my daughter and I both suffered from near heat exhaustion because of the temps inside my home, I called Select only to be informed that I needed to produce 3 years of maintenance records and photos even though I was specific with the sales person that those records were unattainable and he said that was no problem. I contacted my own HVAC company, the AC is now working just fine after $450 of my own expense.

    Fast forward to the pool. Again, short sale home. Maintenance records are not attainable. Very upfront about that issue with the slick sales person who assured me that would be no problem. In early June, a full 6 months after the effective date of my policy, I purchased and had installed a $4,000 pool liner. When my pool dude fired up the equipment inside the pool house (and protected from the weather) he found the heater not working at all and the filter dumping sand into my clean pool, damaging the new, expensive liner. I filed a claim with Select and was assured it would be reviewed promptly.

    The agent who took my claim was extremely nice and understanding. I told him -- twice -- that the home was a short sale home and that I had no way of knowing what type of maintenance had been done or what equipment worked without being able to put water into the pool, which I couldn't do until spring and therefore, this was the first knowledge I had of the equipment not being in good working condition. Again, the agent was polite and assured me this was no problem, that they would handle the claim promptly, authorizing me to use my own pool tech, and asking me to fax the diagnostic report my pool tech had written up that very day. I faxed the information on June 17 and then I waited... and waited... and waited.

    A full week later, I called asking for a status. The agent with whom I spoke asked me several questions and apparently could not find the fax the notes showed I had been asked for. I assured him it had been sent a week prior. After being placed on hold for nearly 20 minutes I was informed the claim was being reviewed THAT DAY and that I would hear a decision on coverage within 24 hours. Again, I was not asked for pictures or for maintenance records. I also did not hear from anyone within the promised 24 hours for notice.

    Two days later I called again for a status on my claim. This time the female agent with whom I spoke did not speak English very well at all, had a hard time understanding what I was trying to tell her, and then told me she needed me to fax the diagnostic report from the tech -- the same one I had faxed 9 days prior and the same one the agent 2 days before located after wasting more of my time. Again, I was not asked for maintenance records or pictures. Only when I called nearly 10 days later was I told they wanted pictures of the equipment. Not once was I asked for 3 years of maintenance records -- only pictures of the equipment including serial numbers and model information. I sent the pictures within 2 hours of the conversation.

    Five days later I checked again, only to be told the claim would be denied because of what appeared to be rust on the top of the heater. I informed the agent that it was dirt -- not rust -- and that the equipment was inside a closed outbuilding and protected from weather. Again, I was not asked for any maintenance records. I scrubbed down the equipment, took additional pictures clearly showing no rust on the now-clean unit, and sent them to Select.

    Now fast forward to 3 1/2 weeks after I initially filed my claim and was assured a decision would be forthcoming within 24 hours. Today I called for a status and was told my claim had been assigned to Darin who was on the phone with another customer and would call me back within 20 minutes. Two and one-half hours later without hearing so much as a peep out of Darin, I called Select. The friendly answering machine told me all agents were busy and my estimated wait time was 2 minutes.

    After being on hold for 14 minutes rather than the estimated 2, a live person answered. I asked to speak to Darin and was told he was out. I then asked to speak to a manager and was placed on a "brief" hold for 10 more minutes. I was then transferred to Jamal (or something similar -- by this time I was too angry to actually listen to the name) who was supposedly a manager and would speak to me. Lo and behold, I got Jamal's voice mail rather than a live person. I left a rather heated message.

    Roughly 25 minutes later I received a call from Jamal. He was snarky, rude, and very, very arrogant. He told me "as required in article 9.1.2" of my contract, he wanted 3 years of maintenance records and pictures. I told him that I had already sent the pictures -- twice -- and that receipt of said pictures was acknowledged in writing. I then reiterated the issue I had with providing maintenance records related to a short sale home and that I had been upfront with 4 people prior to speaking to him and was assured by each and every one of them that the lack of maintenance records would not be a problem. The bottom line? My claim for $3600 in pool equipment that I specifically told the sales person I had no knowledge of the condition of is denied. Period. End of discussion. Why? Because I can't produce maintenance records that I told everyone from the sales person on up were not available to me.

    Seriously? Is it that difficult to tell a buyer that maintenance records will have to be provided? The contract provision cited by His Arrogance Jamal actually says that Select "reserves the right" to request maintenance records -- it does not say anywhere in the contract that said maintenance records will be "required" as stated by the manager. There is a difference. Will I ever do business with this company again? Heavens no, nor will I recommend them to anybody.

    UPDATED ON 07/01/2016: I have previously written a review on this company, detailing not one but three horrible experiences I have had with their service. I got absolutely no return calls from SHW despite multiple promises on multiple occasions and multiple calls that a supervisor would call. After 3 1/2 weeks of beating my head against the proverbial brick wall, I went a step further than this rating website (to whom Select pays a monthly fee to be listed as a "top 10" company, by the way) and filed a formal complaint with the New Jersey division of the Better Business Bureau. Within 12 hours of filing that complaint a representative of SHW called me. The representative barely spoke English, was as snarky, rude, and arrogant as everyone else at SHW have been, however he did allow me to tell him my displeasure in its entirety.

    At first I was quite encouraged that he was willing to hear me out... until he said (and this is a direct quote) "now that I have listened to your long sob story" and continued to tell me what I WOULD accept as a resolution, which is to cancel my policy and refund the purchase price less what they have paid for services to date. I would like to point out that the "services to date" for which they were billed was one contractor -- a contractor of THEIR choosing whom they sent from 50 miles away thus incurring a "mileage fee" and who did not complete the job then refused to come back to complete the job because he refused to drive another 50 miles one way.

    SHW claims that this contractor provided his diagnostic and fixed the problem he diagnosed and therefore I have to pay for that service. They refused to take into account that he did not fix the entirety of the problem, a problem that was diagnosed by a second contractor who SHW also sent then refused to authorize to finish fixing the problem because of the lack of 3 years maintenance records that they have known since I purchased the policy did not exist. So, the bottom line is, SHW's "dispute resolution" amounts to giving me 1/3 of the cost of my policy, not fixing anything promised to be fixed, hours of wasted time and stress trying to deal with these people, me paying not only my own contractor but also paying a contractor not of my choosing and paying him an extra $40 for mileage because SHW sent someone from 50 miles away, and a snarky, arrogant agent telling me "that's all we'll do; take it or leave it."

    Meanwhile, I am now unable to get insurance to cover the exact things I was uncertain of the working condition of because they are now "pre-existing conditions" and no other company will allow a policy. This company should be hit with a class action lawsuit. It won't happen since it is virtually impossible to find out how many people across the country have been victimized by this predatory company.

    I researched the internet for the best home warranty companies and went with the Top 2 for my homes. Select Home Warranty for my residence in Payson, Arizona, and Choice Home Warranty for my Townhouse in Phoenix for A/C work (116 DEGREES THAT DAY) that my daughter is living in. What a mistake. I should have known better than to trust New Jersey companies. NEVER AGAIN. Each time I need to use either one of these companies, nothing. On my residence in Payson, a sewer problem, they sent so much paperwork to the plumbing company they refused to work with these people. I had to take on the project myself. After completed said I would have to get reimbursed from Select. The problem was solved at no cost to me. No help from Select Home Warranty (strike 1).

    The next time I needed help was for my refrigerator, water on the floor. I contacted them and the first thing they said to me was they will not cover the sewer problem (???). They did not follow up with me about the sewer issue but were quick to deny the claim even though it was completed 4 months ago. This is not a competent company. NO ONE WAS SENT TO MY HOME TO EVEN EVALUATE THE PROBLEM. This was done online thru an email (strike 2). I PAID $399.00 for this policy prior to moving into my New Home In January 2016. 2 (TWO) New Jersey Companies - I will never do business with any company from New Jersey again. At least I will try to do my level best to stay away from Jersey. Totally UNTRUSTWORTHY.

    We bought Select Home Warranty for 2 houses, new one and the previous one that is rented out. The contract is for 3 years. The new house had a ceiling fan up in the high ceiling (20 feet high). This fan had issue. It did not work. We called Choice Home and they said they would give us 45 bucks to find a technician to fix it. 45 bucks is the exact same amount that we suppose to pay for a technician if Select Home send him to our home. I said that the reason to buy warranty is to get help from the company's technicians, not to seek a technician ourselves. They said we can terminate our contract anytime without fee but it is not true. They charge us more than 400 bucks for 2 houses after 4 months of non-issue service. They very much rip us more than 400 bucks in 4 months of doing nothing. I notice this:

    1. This company won't fix thing for you but trying to refund you a small amount from your own money. They tried to get you to resolve the issue while taken away your monthly pay fee for profit.
    2. There is no soothing music or sound but an annoying beep. This customer service tactic aims to discourage you to call for service.
    3. The customer service never want to connect you to a manager. They will just let you wait with that torture beep and reconnect you with himself for a chat.
    4. They increase the profit by refund you a small money from your fee and let you do the work.
    5. They charge you big time money when you want to terminate your contract although they said it would be no fee to terminate anytime.

    6. They will send you a contract with many many items. You might have to read one by one and ask the question because they play with words to earn money when there is any issue of your house to be fixed.

After 2 years of fighting and denying everything including fixing the washer on the dishwasher which was not covered (the part that makes it work), we asked to cancel. I paid 250 a year. For 5 years 1250. I had 3 years left on my contract and I said please cancel and send me $750. They sent me $220 less than 1 year with no notice. I asked when cancelling how much will I receive and they said "they will let you know". They never did.

    We switched to this company last year because of their good reviews & lower cost. BIG MISTAKE. We have had 2 issues, one during the winter which they refused to cover because it supposedly wasn't a covered option. It should have been but we got tired of arguing, just needed heat fixed. Now we file a claim in May because ac isn't cooing correctly & a vent had no air coming out. (We paid extra to cover 2nd unit & ducts.) A week and a half later they sent someone out. He gave a diagnosis to me, said would call warranty company to get approval. He never contacted us back, answered our call or the warranty co.

    They assigned us 4 other contractor over the next 3 weeks, 2 of which were out of business, 1 of which refused to work with them again because they owed them $ from a previous repairs for another customer. The 4th refused to go in attic because it was too hot (85). Long story short they have now told us a month later we will have to find our own ac repairman, pay for it and they will reimburse us IF THEY DECIDE IT'S COVERED UNDER WARRANTY!     This company is either pushing it to the limit or really wanting the clients to snap really bad. The issue I currently have with them is about my Wall Oven. The service is TERRIBLE. I was on the phone the whole day with Select Home Warranty and the Technician they assigned to fix my oven unit. Both of them were saying different things. Select Home Warranty is holding important and viable information from me which causing the delay to complete my claim. According to the Technician's company Select Home Warranty REFUSES to pay for the repair of my oven unit because the cost was almost $500 and that they would try to negotiate with me.

    I think that is the by far the worst home warranty company. On my first claim, first 3 technician that were given don't serve my city. When I found my own technician, they said that they would cover, but after "investigation", they said that would not. Overall, I submit claims 6 times, and they never covered it. They always find exception not to cover. Also, read contract very carefully. You cannot cancel the policy without penalties, and penalties are pretty substantial. Stay away from this company.

    My AC went out, I called to file a claim. It took 2 days to get the technician out here. When looking at the unit he realized the evaporator coil was bad and leaking. Because he wrote in the report it was leaking freon they refused to cover. The contract States it will not cover Freon leaks but the reason it was leaking is a bad evaporator coil. Had he not written a Freon leak it would have been covered. They said the evaporator coil went out due to no maintenance. I have taken very good care of my air conditioner. It is 16 years old, things are going to break. The customer service rep was rude. They never called to tell me the claim was denied, I had to call them. I will definitely be finding another Warranty company in January. The AC Tech that came out told me they normally don't pay for anything.

    They attract new customers by offering low deductible so if you are shopping for a home warranty plan you will feel they are better than others - they will show their real color when when you have a sizable repair where they will come up with all exclusions and only pay a fraction (5-10%) of the actual cost. As long as you make claims for small problem, you will feel you are getting good treatment.

    In a nutshell, they will never pay for any repair/replacement that is gross worth more than what they have collected from you. You will never get any benefit that is more than what you are paying into. If you don't have to use it then they get to pocket the entire amount you would have paid - very good business model for them! - not for consumers. My advice is to keep the money (instead of paying them hoping they will take care of your repair/replacement) in your account which you can use to pay towards future repair!

    I had the extreme misfortune of signing up for this insurance coverage. The salesman was a quick talker that bent over backwards to make the terms accommodating. I signed up. As it happens, my washer went out a little more than a month after this policy was in force. I filed a claim. Silly me. According to the fine print on the contract, any claim made within the first 90 days has a 150.00 cap on it. The repair bill was over 800. on a top of the line Whirlpool Cabrio. Now, not only do they choose to not repair it but will not even send me the 150.00 cap until after I purchase the new washer. I feel that the 150.00 is owed regardless of what I choose to purchase and when. Buyer beware.

    I created a claim 05/28. It's 6/6 (10 days after) and I do not have any solution for my problem, yet. My indoor Furnace stops working 10 days ago in a week with an average temperature of 82-86 outside. Inside my house is 89. They supposed to send a technician who never show up.     By far the worst customer service I have experienced amongst all companies to date! Before you read the details below I want to make some pointers for all who don’t like long reviews. 1) Worst customer service. 2) Contract is totally lop-sided to their own benefit. 3) Cancellation works in their favor and not customers as they collect most of the money in the initial months. 4) Rude, obnoxious reps on the phone. 5) Please read the fine print carefully as most basic parts of appliances are not covered. 6) Don’t expect to receive any refunds/pro rated cancellation payments from them as I never did! 7) Policy Cancellation at any time is $125 no matter whose fault.

    I had Select Home Warranty for both my rental property and my home in Northern VA. Not only do their coverage absolutely sucks, but they also don’t pay you back the money they owe you. I cancelled both my policies back in November 2015 and I am yet to receive my pro-rated refund. I have called them 5-6 times, emailed them but all they say is that "your check will be mailed within 7 days." IT’S BEEN 8 MONTHS! For my rental property I paid $1000 for 3 years of “Platinum” coverage and they very nicely offered 6 extra months of coverage at no extra cost. But please keep in mind that the payments is pro-rated this way and will never work in your favor if you cancel after sometime. They treat the policy as a 1 year policy and pro-rated payments are accrued in the first 12 months. So if let’s say you cancel after 6 months you will only get half your money back i.e. $500.

    Consumer would think that at the minimum pro-rated refund should be calculated as $1000 over the period of 36 months as they state in the beginning so ideally you should get $1000 divided by 36 months… BUT NO Your upfront payment is eaten into super quick!!! My home warranty – my microwave broke after one months of coverage and they told me that "the cost to fix the microwave is more than replacement, so we can pay you for replacement of your microwave."

    I went ahead and bought the same microwave, and only then they told me that “oh... we are sorry, but we can only refund $125 and not the entire cost of the microwave, and that too after $45 deductible!!! And on top of that I NEVER received that refund check!!! I kept calling them and all they told me that "we will send it within a week" over and over again! Guys please don’t even think about going for this company for your warranty needs. They are the absolute worst out there!!!

    The worst service I have ever received so far, very terrible from my past experience. I had to make an A/C repair call last week, they don't have good contractors.

    First contractor they assigned do not have a good phone number, second one took 2 days to respond, did not complete the work, took the co-pay, now he don't want to finish the work. Made number of calls to Select Home to get the third one assigned, he says he may or may not come in 2 days. Select Home says we have to pay another co-pay to this new contractor. Very bad experience. This company should be banned from doing business in Maryland or even in the whole country. They will not pick up phones during weekends, drop calls.     We chose and purchased Select Home Warranty in February of this year. A week ago each of our three central air units developed an issue. We called Select and a day later AC technicians showed up. The condenser on the main unit was leaking down thru the ceiling. I went into the 130-degree attic, found the extension return had broke loose after 15 years, and I bandaged it with a temporary duct tape fix. The technician took off the tape and said the problem was the drain being plugged. I told him that was not the problem and that the extension needed to be repaired with fiberglass tape and resin. They said they would have to check with Select before doing anything. They then checked a deteriorated duct on a second condenser and once again, needed Select approval. Then they checked our third unit which had been serviced in January, said it was leaking, and would need replacement. The next day we called Select and they had denied all three fixes.

    According to the very rude claims adjuster the tape I put on the extension the day before did not meet manufacturers specs and he kept referring me to some obscure statement in the lengthy contract which had nothing to do with the issue. Every time I explained to him it had been fine for 15 years he referred to the same comment despite me explaining I had put duct tape on as a temporary fix. He kept telling me I wasn't listening and would put me on hold. Quite contrary, this rep refused to listen. Then they wouldn't pay to fix the deteriorated duct because they said it wasn't installed properly, despite the fact it was and had been working fine for 30 years.

    As for replacing the third AC, never got that far with the rep because of his nonsense answers. I have never heard so much double talk in my life as this company, and now they won't repair a garbage disposal that started leaking. When we purchased and paid for a year coverage we clarified what was covered with the salesman and he assured us every one of the aforementioned items discussed was. I would be absolutely crazy to recommend this company to anyone. My next call will be to the Better Business Bureau.

    I followed the process of reporting a claim they tried for almost a month to find a technician in which they were unable to do. I found one and had to go through a chain of events just to get to schedule a service. They spoke to the technician and told him we can proceed and then I was followed up with a email asking for pictures and the diagnostic report in which I did immediately. I was told to wait 24 hrs to get a response. I called back after 24 hrs and I was told all mechanical operations of my problem was covered and then I was told to go ahead and schedule service. So I scheduled service. I get a call back a day later from a representative trying to explain why my service is now not covered even though I was already told it was. Their explanation is not on the contract. They came up with a explanation related to a refrigerator which was not my problem to deny my claim.

    6 months ago, my homeowner's warranty ran out. I decided to shop around and decided to change from Landmark to Select Home Warranty. The service calls were cheaper and it had a lot of good reviews. Too bad this won't be one of them. The person was more than happy to sign me up to a contract, using 3 free add-on months as an incentive. Unfortunately, he didn't spend any time actually telling me anything about the contract. Recently, I've called about 4 different things. Only one of them is covered. The others, too bad, so sad. The contract itself is confusing because it details all coverage. It's only on top, when you look at the fine print, that it states that some of the other stuff is "Additional Coverage Items." But it's all lumped in together to create the illusion that you have all this great coverage.

    So, too bad, so sad, faucets aren't covered, ice maker dispensers aren't covered, sprinkler system isn't covered. The only thing that was covered is a basement outlet. The representative even tried to tell me this wasn't covered, either, because it was in the garage. I had to correct her THREE times telling her it is in the basement NOT the garage. The next rep says, "Yes, I understand, it sure looks like it's covered by your policy, but it's not. Why? because even though all this coverage is laid out, you missed the part where it says that some of this stuff that is all lumped together isn't actually covered because it's extra. Yes, the salesperson should have told you that. I'm so, so sorry that he didn't. Too bad." Steer clear. Go with Landmark even though the wait times on the phone calls are long. It's worth the wait. Select answer their phones quickly, but you don't get what you paid for. So, it seems like a good deal on first glance.

    I called the company when my A/C went out. In Florida this is priority as it quickly rose to over 90 degrees in the house. They gave me a number to call for service, there was no answer. I called back. They gave me another company in my area who refused to send a workman to my house because Select Home had not reimbursed them for multiple jobs they had completed for them. I called back to Select Home again. This time I was told to call my own contractor, and I would be reimbursed. I called Tri County Air. They scheduled for the next day.

    Again I called Select Home to keep them in the loop. I asked if they needed the name of the company, they said no. I asked if I needed to submit an estimate by fax. He said no, "Go ahead and have the work done and we will reimburse you." It has now been 6 days of 90 degrees in my house. Tri County was able to get the unit going, but I let the tech review the Select Home contract so he would know what they would actually cover. He gave me 2 different bills, the one for covered items that I paid, and the other for noncovered items that I also paid. I submitted the bill by fax and was informed that I had not followed procedure and the claim for 390 dollars was denied. I have explained to them that the reason I made 6 phone calls to check on their procedure, was to assure I was doing everything correctly for the reimbursement.

    They are saying that the contract states that I was supposed to fax them a proposal prior to the work being started. Their agent did not tell me that when I spoke to him. So to submit the proposal and receive an approval takes 24 to 48 hours. The tech had to go back in to fix the fan motor, after he thought he had everything completed. Select is telling me that additional work would have required an additional proposal, costing another 1 to 2 days for approval. I am asthmatic and also have an animal in the house.     The sump pump on my basement started to fail and is not working properly. It does not activate when it should and sometimes it does not shut off. I called Select Home Warranty on Friday 5/13 in the evening but was put on hold until the call was dropped (so much for their advertisement of 24/7 response). I went online and file a claim request. On Saturday I was contacted via email that additional information was needed. I called them and they assigned a plumber that was to call me. I got a call Saturday evening from Midwest Plumbing and Sewer Inc. (Joe) and he offered to be at my house Sunday at 9:00 am. Nobody from the plumbing company came to my house Sunday morning. I waited for two hours. Later that morning (11:30 am) I got a text message from Joe that he was tied up on another emergency job but that he was available in the afternoon. I replied that I was at my son's baseball game but should be home around 2:30 pm.

    I got home and called the plumber (Joe). He promised to be at my house in an hour. Two hours later he shows up. Looks at the pump and indicates that it needs to be replaced. He called Select Home Warranty to get approval and wrote a work order (attached). He asked to be paid the service fee ($60) and that one of his guys was coming in an hour to install the pump. I paid the service fee and waited Sunday evening, but nobody came. I called repeatedly and sent texts but got no response. I contacted Midwest Plumbing several times on Monday and got no response. On Tuesday morning I called Select Home Warranty and explained the situation. They asked that I submit the work order via email, which I did.

    In the afternoon I got an email indicating "Thank you for updating. We have received your diagnosis and will be sure to review it with the diagnosis. Please allow us at least 24 business hours and we will update you shortly on how to proceed with your claim." I replied to the email Tuesday evening to inform them that they were in violation of the contract per article 5.4 "The independent service technician will be instructed to provide repairment of the appliance or system within two days during normal business hours and four days on weekends and holidays following submission of the claim". I did not receive any response to my email. Wednesday morning I called Select Home Warranty and explain the whole situation to another customer service individual (Eric **). He contacted another plumbing company Patel Plumbing and Sewer. I got a call from them but they did not have any availability until Monday (5/23).

    I called back and spoke with Eric, who contacted another plumbing company (Done Right Plumbing). I was told that they will contact me in 10 minutes at 4:00 pm. Since nobody called me at 5:30 pm I tried to contact Select Home warranty but could not reach the customer service person that I had been in contact all day. At 5:55 pm I got through and explain to Eric that nobody had called me from Done Right Plumbing (third plumbing company). He indicated that there was nothing he could do and that I have to wait until tomorrow Thursday morning to call him again so that he can try to reach another plumbing company. It has been five days since I submitted my claim and still have not received any service from Select Home Warranty or their contractors.

    I had to call once for the whole year to repair AC. Later they sent me an email that it was not covered. I called their hotline and customer rep kept insisting on renewing my policy which he hung up after I refused. I called again to ask for my policy coverage and the second advisor did the same by insisting on renewing my policy which he hung up as well after I refused. I had 4 more months on my policy left. I called again to file complaint on which no one answered my call. Stay away from this company as you will get the rude customer service and everyone will try to enforce a policy on you.

    I have a built-in combination Microwave/Oven. The Microwave stopped working. When I made the claim, the first response was that the microwave was not worth fixing and they would allow me $95.00 if I purchased a new one. I then explained that it was not a stand alone Microwave, but a combination built-in unit. They are now saying that it is not covered per the contract.     Over the past 8 years, I have used 5 different home warranty companies. While most of them have some issues, Select Home Warranty is by far the worst home warranty company I have dealt with.     This warranty company does not honor its policy. I have been trying to get my air conditioner fixed for 17 days and I keep getting the runaround. They have sent an incompetent service company out twice who has not fixed the problem. Now they are telling me that they do not cover inspections so they can't fix the air conditioner.     Filed my first two claims after being enrolled with them for four months. They promptly assigned service providers. One electrical and one for my fridge. After 2 days the electrical contractor (Air Solutions) contacted me and set up appointment between 2-4 on Friday. I left work early and waited. They never showed up. Kept calling them but no answer. Finally called select and they assigned another company (Taylor Electrical Services). Electrician showed up on Monday. Took $45 before start as this is their policy. Diagnosed couple of issues. I had a missing ground in bedroom and not a separate gfci in garage. Said fixing grounding issue is time consuming. Called select and select refused to cover the cost! Electrician told me to give him another $40 and he install a gfci in garage! But grounding issue is difficult. This guy didn't even open at least one of the plugs to see may be the ground wire had come loose. Such a crook.

    And oh, regarding this the fridge, the appliance company never called. After a week, select told me that they are still trying to find a contractor. Finally the Select rep said that I should find one myself and have them come out and diagnose the problem and to call them and then they decide if they cover it! Are you kidding me! So if they end up not covering it, I am stuck with trip fee of this other contractor! 17 days later and no one fixing my fridge, I called to cancel. They said I will get an email in 24 hours of how much I get back. 4 days later and no emails. These people are bad. You are much better off getting your own repairmen.

    When I received my policy the sales rep Richard, he put the policy in someone else's name. I had to call him twice to correct the issue. Richard also told me that they will take the monies out on the 11th of each month but I told him that I get paid on the 22nd. Richard stated that he will take it out on the 22nd. I made a claim on a refrigerator the following month. The claims dept told me that being that billing didn't receive payment on the 11th then it lapse and they couldn't honor the claim. I told them Richard said it was ok to take it out on the 22nd but they still wouldn't honor the agreement. I told them I would submit a claim for a washer and I had to pay a 45 deductible. I then get an email from claims dept telling me that they will only pay 50 of the repair cost. 50.00 towards a repair cost when I had to pay out a 45.00 deductible, does that make sense?     This company, maybe like any other home warranty companies, has a very detailed contract covering almost everything in appearance. But when you read it there are all kinds of clauses and exclusions that they refer to them to deny your claims. Even if something is not excluded, they'd say you didn't maintain the appliance or the unit properly. (You have to show 3 years of maintenance record!) Once you show previous repairs and maintenance records, they'll find something else to say: this unit had previous repairs and works done on it, it is not covered! In any case, they'll make sure to find something to get away with the repair. You have already paid their contractor to come out, now you have to bring and pay somebody else to fix your problem.

    I believe buying a home warranty is a mistake. They are here to make money not to pay out. They pressure you on the phone or emails to buy and pay right away, saying "if you buy today we'll give you lower service fee, or throw in a free month". They don't even let you see the contract until you give in. Once you pay, you see the contract and read the fine prints, you realize you made a mistake! Don't fall into this company's or any other home warranty companies' trap. Save your money for your repairs. These companies know what they are doing and how they are doing. Everything is very carefully researched and studied by them. They are smart but try to be smarter than them!

    We were having issues with the refrigerator. I filed a claim online and SHW processed it quickly and sent a contractor to my home. The contractor was very professional and courteous.     I chose Select Home Warranty for a duplex property I purchased. This is the third time they refused to cover a claim. This last one was a plumbing emergency with potential flood. I forgot I even had a warranty. It was a Friday night and I called a maintenance company I know to come out immediately. Then I left town for a week. Upon returning, I contacted Select Home Warranty, telling them I completely forgot I even had a warranty and then was traveling. They refuse to cover this issue saying I didn't file a claim in time. It's crap. They don't practice what they preach but they're sure good at selling you a policy. I do NOT recommend using them.

    We had a dishwasher problem and we called for a repair. The repairman called to tell us when he would be out and he showed on time. Explained the problem, ordered the parts, came back to place new part but said the part sounded broken and ordered another. When he came to place the 2nd part all was right.
