    Being a Realtor, I've dealt with many home warranty companies for over 14 years and I "fell" for this fraudulent company because it had positive reviews and price seemed very reasonable and on top of that their sales representative sounded very professional and on the mark when asked in details about their policies! Little I knew I'm signing up with the biggest frauds I've ever dealt with in housing industry!

    After visiting BBB website and viewing their ratings, the biggest question is why do they have B- rating? It should be F-! Take it from a professional who has dealt with better home warranty companies and never had to deal with so much aggravation when filing a claim for A.C. Repairs, this is the BIGGEST FRAUD that is out there! Their whole management should be sued and behind the bars! It took them over a week to assign the job to a company and the contractor was 3 hours late to show up. When he submits his report to the company, they then email YOU, the consumer to take pictures of your A.C. unit! Why? Why this was not requested from the contractor who inspected the unit?

    They try and will do everything and ANYTHING to get away from providing you service! They rejected a claim on my water heater, saying a leak in the water heater is not covered! I have sold many home warranties and have never heard of this before... ever! I will do whatever it takes to report them to Attorney General's office, and go on social media to make homeowners aware that they are frauds... BIGGEST AND THE BEST FRAUDS IN THEIR CATEGORY!

    Updated on 09/21/2017: So after waiting for over 5 weeks on my A.C. repairs they approve only $150 towards the repairs after I have spent $60 as a deductible fee and then the service provider doesn't want to work with them as he has had terrible experience with them so he quits! I get the repairs done on my own and submit the invoice, and guess what they ask me to submit my credit card statement or cancelled check (which I didn't make a copy of). The repairs cost me $440 with another A.C. repair guy I called and though the warranty company is covering only $150, they want to see a copy of the check, WTF???

    I hope they get sued and am surprised that no action has yet been taken against them! I hope they deserve the same treatment in their lives when they pay for something and have to constantly fight to get the services for what they have already paid for! They are the biggest jerks, ** and crooks you may ever deal with for your home, if you decide to buy their warranty!!

    I had a Select Home Policy for a year and was prompted to renew. Right after doing so I noticed we had a leak in our tub drain so I filed a claim. At the same time, I made Select aware of a Toilet that was having issues in another bathroom, so they told me to let the Plumber know when he arrived to check both issues out. Because SHW took a lot of time processing my claim, the jobs sat for almost 3 weeks (Us without a Shower/Tub in Master Bath) before a plumber actually came out.

    Once the Plumber came he found out we had a small leak in the drain (Covered - 6.3.1. Plumbing System.), causing a water spot in our downstairs ceiling and a bad Faucet Handle Cartridge (Not Covered) for a total of $100. He also found that our toilet in another bathroom was not working properly so he repaired that as well (Also Covered - 6.3.1. Plumbing System.) for a total of $192. The total for the work was $292. After the Plumber finished his work he expected to be paid which I understand. SHW asked me over the phone while the plumber was still there if I could cut a check in that amount and that I would be reimbursed... So I did. Once I hadn't heard back from SHW... I called and asked about my Reimbursement and they claimed that they could only cover $150 of the work because of the policy limits (Which I found out later was true). I wasn't happy about it, but that's the policy.

    After fighting with them over several days then finally agreeing to take what they were offering, I received an e-mail stating they were reimbursing me $100. Of course I was angry having been told over the phone $150 then receiving an offer via e-mail of only $100. SO I called to find out what happened and couldn't get an answer apart from, "They apparently decided to give you $100." My reply (OF COURSE) was, "But the policy says up to $150! I have $252 that I've spent out of pocket at your request of work that's clearly covered in the policy... Why won't they pay?!" Their reply... "I can file another claim if you want." ANYWAY after filing multiple times AGAIN and NOT hearing back from anyone... I called back and said I'd take the $100, but I wanted to cancel my policy.

    A couple weeks later I receive a check for $58.34. Of course, now I'm really confused.... and to be frank, completely blown away at how terrible I've been treated - NOT BY CUSTOMER SERVICE - but by whoever the decision makers are that did not follow through with their warranty. Once I called today to find out why I received a check for less than $100, they stated that because I requested they cancel my policy once I was paid out the $100. They decided to NOT cover what was owed me... And refund me my initial SHW payment minus fees equalling the $58.

    SO after sending over 10 E-mails, 20+ phone calls, hours/days I'll never get back. I paid $252 to the Plumber... I got $58.34 back. Honestly, I'm not sure if the Plumber was paid anything from SHW. After trying to reason with someone today over the phone and being told basically it's my fault... I took the $58. Well played SHW, well played. This is why I titled this post "Selective" Home Warranty. Buyer Beware.

    Select Home Warranty is a fraudster company. Stay away from these freaks. This is my story with them. I recently bought a house in March in Connecticut. I have never had home owners warranty and I thought it will be a good thing giving you a piece of mind. With my regular home insurance, I decided to purchase additional home owners warranty.

    Time fast forward and at the end of August my water heater (electric) started giving problems of not running continuously hot and that it will go cold after 10 mins or so while running. I called them and they set up a technician to come look at it. It took the technician about over 2 days to come see it. The technician advised that it was the heating elements, but he further advised that the unit should be replaced because there were no guarantees if the unit would last longer because it was getting old and had some rust near the bottom. So we could spent a lot of money to replace the heating elements now and in a short time spent a lot of more money to replace the unit if it breaks. So the best bet will be to replace the unit.

    They made me initially to pay the Technician $60.00 initial fees for coming to my house out of my pockets. I did not hear from them for about 3 days after so I called the technician. The technician told me that he had advised them on the various options and that I should call them to follow up because he felt that they were not being responsive to what he was saying. I called them back, they made me to send them photos and asked if I could send them maintenance records. I said that I did have no maintenance record based upon that the unit was already in the house when we bought it. It took another 2 days when I heard back from them.

    In summary, their decision was that they were only going to be reimbursing me with $100.00 towards if I was going to fix it or purchase a new one. They said that the cost to repair or buy was more than the value of the unit. Are you ** serious??? Basically, they are telling me to go and pay out of my pockets again another $100 where they will then supposedly reimburse me after 30 days.

    These guys are ** criminals. It’s called a home warranty. Why will the hell I sign up for it when I know that my appliances would have been partially given nothing to be repaired. And you telling me that I can only get 100 towards my replacement after I already paid $60 initial fees for the technician to come to my house to diagnose it. So that means I am only getting $40 towards my repair. And basically what they are saying is that I will have to pay the 100 out of my pockets again. Select Home Warranty is a piece of ** garbage company and I am going to consider option of pursuing legal action against this ** company.

    I called them and told them to cancel my policies. I have two policies with them. The other was on another property I have. Also know that I was told by another company (West Electric East Hartford, CT) that I had done a minor electrical work at my other property some time ago that he did not get paid by them after the work was done. They made me to find my own company few months ago, because they could find no one in my area. The company (West Electric) performed minor electrical work and have not gotten paid up to now.

    The guy from West Electric said that he could not have gotten hold of no one and they did not responded to him after the work was done. Please stay away from these guys. These guys are the biggest fraudster out there. People must know this. They have set up a whole system of fraud from the time you call them. They have everything set and the people that work for them knows how to play this criminal art games.

    I experienced a plumbing stoppage at my house and called Select for service. Three days later I called again and they said they could not find a technician and I would have find my own which I did. After getting the problem fixed 8 days later I called and submitted the invoice and was told they would send a form for compensation which I signed. It has now been over 80 days since the problem occurred and still no check.

    Select Home Warranty is the worst company I have ever experienced. It tried all its best to decline your claim. Even they took your claim, then only $150, out of $350 or whatever larger, is approved for reimbursement. The worst came in, they always tell you, after the repair complete, it will take up to 30 days for you to get your reimbursement check. But after 35 days, they are telling you the same. For your life, keep away from this company.

    I have always found a difference in what is said and done but it was not the case with this home warranty company. The home warranty salesperson told me the service norm. On an average they get the service in 24 hours and in some cases it may go up to 48 hours.     I purchased my contract in April, 2017; with what I thought would be good coverage should I have an occasion to use it. Recently, I had to file a claim for a roof leak. After submitting my repair estimate and speaking with multiple representatives, I discovered that the employees of this company are not on the same page when it comes to giving out information. And what I was told should be paid out on the claim was much more than what I am told now that I will be getting. Of course there was an excuse for why the amount allowed is so, so small but did not receive any offer to help with the situation.

    I am very unhappy with this company and suggest that if anyone contacts them for a home warranty, BE VERY, VERY SURE you understand what coverage you are getting BEFORE you accept the contract or send them any money. They very willingly accepted my payment, but now that I have had to file a claim they want to post ceiling and/or cap amounts, etc. to keep from paying out what I was initially told I would be qualified for.

    Our refrigerator stopped working and we called Select Home Warranty. Their technician came over and in about 15 min told us that the problem is the compressor. Then we found out that since it's a part of the sealed system our home warranty doesn't cover it. OK, we called Sears to repair it. We paid $164.30 for their diagnostic and after they spend more than an hour they found that the problem is not a compressor but main circuit board which should be covered by our home warranty. And cost is $755.10 to repair it.

    After numerous phone calls and emails to Select Home Warranty they offered $125 for replacement or repair (our choice). Which is ridiculous especially when we already spent more than $200 for diagnostic. Even depreciation value of 7 years old $2300 refrigerator should be more than $1000. So our fridge has been out of order for a month in a summer time which is horrible. This is the worst home warranty that we ever had. Useless customer support, supervisors are not responsive at all. Very amateur technicians in their network. Stay away from Select Home Warranty! It's a scam.

    I have been trying to get someone out to fix my refrigerator since it went out on 8/4/17. They keep promising that someone will be out to fix it and promising to call me back. Blah, Blah, Blah... All LIES. This company will just take your money and not hold up their end of the bargain. I am really not sure how this company is still in business due to so many bad reviews! I only wish I would've read the reviews before purchasing this worthless crap!

    Updated on 08/15/2017: I went exactly 20 days without a refrigerator due to Select Home Warranty not having anyone contracted in the Richmond area to diagnose the problem. I had to pay out of pocket to have someone come out and let me know that the compressor was bad and the work would cost over $800. Select Home Warranty denied my claim and will only give me $150 towards my "incident".

    I refuse to pay another dime to these dishonest people. They just want to take your money and put you on hold with false promises to have your appliance fixed. I am still waiting for my check. I had to go out and purchase a new refrigerator. These people lie and they need to have associates that speak better English as it is difficult to understand. Don't waste your money. This is the second time that I have written a review to Consumer Affairs regarding this incident and the first was not published as I believe that they are being paid off by this awful company.

    When my previous home warranty company again raised my premium, as well as my service fee charge, I decided to find another company, after nine years of satisfactory service, all claims were paid, and many appliances were repaired/replaced including my upstairs HVAC (I have 2 zones) In hindsight, I should have stuck with them.

    After much research, I decided on signing with Select Home Warranty. Basically at the time of my research, this company had the fewest recent complaints, and a high rating on many of the "lists"... (which I realize are usually paid for by the companies). The Salesman was "perfect", in his delivery and promotion of the benefits, even giving me a couple of "special deals" and upgrades, and, unlike some of the salespeople I had spoken to from various companies that "matched" my requirements, he was not at all pushy. He even let me see a "copy" of the contract before I committed because I was so skeptical. In any case, after looking everything over--quite thoroughly I thought--I signed up for 2 years with 6 months Free, and he even agreed to waive the "waiting period" before I could submit any claims (which I did not even end up needing).

    Then I was sent my copy of the contract, and I'm loathe to admit, but I just skimmed it over before I signed, since I had already read it over several times. At least I thought I did... 2 weeks ago, after almost a year of claim-free coverage, my downstairs AC died. I called the Claim #, and was soon helped by a very nice lady, "J"--who even gave me her extension # for future calls. A technician was dispatched the next day. So far so good, I thought. The tech diagnosed the problem; the motor and capacitor would need to be replaced. I was relieved, figuring that was way better than needing an entire system replacement. The tech told me that Trane systems were one of the best, and usually required the least amount of repairs when the maintenance was kept up regularly (it was). He said that the repair would cost approx. $800 total and was a standard repair on a 20 yr old Trane system.

    But then he said that unfortunately Select Home rarely paid for anything, unlike some of the other companies he contracted for. "They are the worst". I said that I couldn't imagine why they wouldn't cover this, especially since it was not a replacement. He submitted his work order from my home so that I would know that he did submit it. (Apparently SH also frequently blames long "pending review" times on contractors' late work order submissions) I figured I was lucky so far... Several hours later I called back "J", who told me that the work order had been submitted and that it was currently "under review", and someone would get back to me, usually within 24 hours. She called me back a little while later and said that I needed to send in a couple of pictures of the unit, as well as any/all maintenance/service records on the unit. Luckily I had those, since I had my systems inspected and cleaned twice yearly, the most recent being in May.

    I scanned and emailed all of the info (I also could have faxed had I been able to) and received acknowledgement by email a little while later. The next day I called and was told it was still "pending final review" and that I should hear back sometime soon. "J" said that right now, they seemed to be a little behind in processing claims since there was an "unusual amount of AC system claims". I called "J" back daily for the next 5 days (during which the temp. inside our downstairs was around 89 degrees...), but was only able to leave messages...

    Today when I called "J", and reminded her that it had now been 9 days since the AC claim had been submitted. She immediately called me back with "bad news"; the claim had been declined, but she didn't know why. I asked who I could talk to and she told me to hold the line, she was going to get a supervisor to speak to me. After several minutes, a supervisor "R" got on the phone and told me the reason my claim for repairing my AC system was because "as is stated in your contract, section 9.1.2.; This Agreement does not cover any systems or appliances that have had previous repair or that require repair as a result of improper installation or previous repair, and your system had a repair in 2009 (a replaced capacitor), and again in 2014, (a cracked cap-? was replaced during inspection, but the system had been working)".

    But, I said, neither of those repairs had anything to do with the current repair need, and only the capacitor cost me anything, which was less than $100. Too bad!! I spent a few minutes trying to understand how I could have missed that EXTREMELY IMPORTANT clause in my contract, and then I thought that perhaps it wasn't actually ON the contract that the salesman sent to me before I signed... I mentioned that to "R" who said that "sometimes they will show a client a 'sample contract' but that they are sent their official contract after they sign up and have 24 hours to read it over, ask any questions, etc. before they have to sign it. Apparently you didn't read it as thoroughly as you thought."

    Apparently not. And apparently I will looking for another warranty company next year, since "R" also told me that cancelling my contract now would only refund me about $200, so it wouldn't make sense. However, I told him that most of my "covered" appliances have had some type of repair or part replaced on them in the past, so if I needed to have one repaired I guess they wouldn't actually be covered after all.

    When I did not have a home warranty plan, I was paying for every repair through my nose. The sump pump repair cost me a staggering $750. I thought, I should have purchased a new one instead. A $50 service call fee with $40 for changed parts was all it cost me under the plan. I deeply regret the $660 loss I made by not taking the plan earlier on.

    After 2 years of paying this company, I made my first claim. And after 2 weeks of making a claim on my clothes dryer, I still have NOT received service! I was told when I got this policy that there were plenty of technicians in my area. Well as of now they are saying there are no service technicians in my area and that I need to find one and contact them to make sure they will approve for repairs. I PAID this company to do the leg work for me. And after 5 phone calls and numerous people that were spoken to that assured me this would be on priority and taken care of quickly. NOTHING!     Today, I called Select Home warranty for the first time for a quote. The customer service Rep (Adam) lost me as a potential customer. After he explained the plan to me he wanted me to give him my credit card information. I then explained that it was not a good time and would have to call him back because I did not have the information at that time. Adam continued to ask for the financial information- and explaining that I could get $100 off the price if I would pay now because the deal is only for the first 25-50 customers who call in first. I explained to him that I would need call back or if could send me an email, Adam continued to ask for the financial information. I explained that I felt that he was pressuring me to pay now.

    Adam became very upset because I mentioned that he was pressuring me and started arguing with me and talking over me. This was so unprofessional and rude. Customer service forgets that it is the customer who makes the business. Short tempered, He then didn't want to talk anymore and told me to have wonderful day. I called back 2 more times and spoke with a female CSR, she hung up on me when I explained the nature of what happened with Adam. I called back a 3rd time and spoke with Dillan. Dillan offered to transfer me to a Manager but he never came back to the line... Select Home Warranty could have had a new customer and blew the opportunity and made the company look really bad.

    We have had this company for about one year, I signed up for a two year plan. We had a claim early spring for our furnace and one for our freezer. It took them weeks, literally, to get back in touch with us. After many calls they finally set up a repairman. The repairman did not show up for his appointment because he went out of town and did not want to come back that day. He proceeded to have his friend come out in his place. The freezer is now broken worse than when we started. No response from SHW, it has been months.

    Onto our current claim - I have been trying since July 21st to get somebody to my home for electrical that stopped working. I have called several times, each call is nothing less than 45 minutes, with no resolution. I get emails saying dispatch is too busy, and on the calls I am told that dispatch cannot find an electrician in the state of Iowa to help me. I can hire my own with a $100 budget. Anyone on earth knows it cost more than $100 to even have an electrician even step foot in your home.

    I first contacted Select Home Warranty regarding my AC Unit not cooling properly on 7-3-2017. I was told and I understood that due to the holiday it would take a few days to process the claim. I then received an email on July 6, stating that they are very backed up and in an effort to expedite the repair, I should hire my own contractor to come out and evaluate the issue. I did that, I had a technician come out on 7-14-2017. He serviced my unit, I paid out of pocket for that. The technician then stated the problem as shredded ductwork. (Ok, how'd that happen?)

    Well, what now. I call SHW back, inform them of the diagnosis, they in turn state the work will not be covered due to rust. Understand I have the same repair slip that was emailed to SHW and there's nothing regarding rust on the repair slip, or the repair quote. I have spent literally HOURS on the phone with different reps at SHW (because you can never speak to the same rep twice) and whatever you do don't think you will speak with anyone who can speak English clearly. Every single person I spoke with, with the exception of one, had a very strong foreign accent, which would be fine if they could be more clear.

    At any rate, my issue was never resolved and I was denied service because the item "not covered" under the platinum plan, which I chose specifically to cover every need that may arise. After a month of dealing with this, I decided to cancel the policy. The "Supervisor" was "kind enough" to waive the cancellation fee of $75. But refused any type of refund. Because I "had coverage". NEVER AGAIN, I will make sure every person I know and meet, will know to never use SHW for their home warranty needs.

    I called swh for a claim on my ac. First, the vendors are horrible. The first vendor never showed after giving me the runaround (reeves heating n air). Once the second vendors shows up, he's in a tank top, flip flops and shorts. (Bryson's Repair) extremely unprofessional! Second, please read your fine print. When the second vendor arrives he asked "Did I get the warranty with freon coverage"? I stated I assumed it was included with the coverage. The tech then stated "That's how they get you" and proceeded to tell me it'll be about a $1000 for freon.

    Needless to say I jumped on the phone to confirm coverage and sure enough freon and leak detection is not covered under the home warranty. I immediately canceled and received only half my money back although I only had the warranty since May 19 2017. The company never sent me my coverage in writing. I WILL NEVER RECOMMEND ANY TO THIS COMPANY AND WILL GO BACK WITH THE REPUTABLE HOME WARRANTY COMPANIES I HAD BEFORE.

    I can only imagine the satisfied customers on this board haven't filed a claim... I'll be brief, the contract is written so that they will never have to pay a claim. Look at clauses 9.1.2 and 8(iii). 9.1.2 notes that you have to demonstrate 3 years of maintenance records, or else their payout is limited to $150. That's even if you've only had a policy for 8 months or something -- they expect you to have done the maintenance and maintained the records prior to the terms of the contract. And even if you did, 8(iii) gives them the option to simply pay out the depreciated value of the appliance.

    My experience, I had the HVAC in my home go out several months into a 3 year contract. First they limited the payout on an expensive repair to $150 because I didn't have the records, but when I told them that the contract only stipulates that I have "proper" records without defining the term, and that the technician had noted it was a 28-year-old unit that failed due to normal wear and tear so it wasn't due to poor maintenance or anything, they pointed out the "depreciated value" clause. They don't make those conditions clear when you sign up for the obvious reason that either clause basically makes the policy worthless.

    I first called on 7/19/17 to put in claim for roof leak. SHW referred me right away to a plumber and AC companies even after their initial questions I answered I had NO plumbing nor was my air handler in my attic. I was pleased with their response time. Both companies confirmed what I needed was a roofer. Unfortunately I don't have much time during the day to call because of my job so the next time I had a chance was Monday 7/24/17. Spoke to "Jay" and explained what both contractors said and said she would get a roofer to contact me and to give them 24 to 48 hours to response.

    I gave them the courtesy and waited, while I'm sure that stain on my ceiling is getting worse! 48 hours later, NO word from them nor a roofer! 7/26/17 called on my lunch hour and "Jameel" stated there no record of a roofer needed, only a "duct work" problem in my attic! Gave me a new claim number and said a roofer would contact me. NOTHING! Called again on 7/27/17 and person was really apologetic and said he would try to expedite my claim...     I was very dissatisfied and frustrated with this company comparing to another home warranty I had in the past. Trained sales told you wonderful dream and you'll wake up with repairs being fixed on my own payment. Not helpful at all as I’m in the end of the 2nd year of a 5-year policy. Upon cancellation, the prorated is calculated based on "annual listed price”, NOT refund of total premium divided by policy length.

    I had couple small plumbing claims (repairs cost around $20, $40 and $110) and a dying water heater. The authorization dept called and recommended me to reach out my own plumber instead of dispatch to save on service fee ($45 x 4 claims), so I did. While plumber at my house, I called authorization dept for work approval and they “approved" $175 over the phone. Be careful about what you heard, the approved amount is the reimbursement amount. They deducted $45 x 3 = $135 and only issued $40 payment. The one less service fee was because they denied fixing my water heater as it was not completely dead.

    They didn't inform me about multiple deductibles upfront. If I knew about it, why would I go thru Select Home Warranty to pay $45 for a $20 repair!? They didn’t fully explained what you paid and what you got. This company does much better job in maximizing your payment and minimizing their responsibility than fixing the problem.

    On 7/26/2017 we experienced a serious plumbing issue in our main bathroom very late in the evening, which is also the only bathroom our disabled son can utilize in our home. Having been a member of Select Home Warranty for almost a year, and not requiring their services until now, I opted to call them at 11:12 PM. The operator took my claim, and gave me a claim number, **, which I wrote down. The operator assured me that I would see an email in the morning notifying me that a contractor had been contacted and would schedule an appointment for me to begin repairs.

    The next morning, 7/27, I awoke and saw no email. I phoned Select Home Warranty at 1030 AM, spoke with an operator named "Jackie", and notified her I hadn't received any email. "Jackie" told me she would look into the matter and assured me I should receive an email about setting up a service repair within the next several hours. I hung up, and, after checking my email periodically throughout the day, finally called Select Home Warranty back at 7:28 PM to inquire as to my claim status. The operator I spoke with, "Shay **", said she was upset that nobody had called me back, and told me she was setting my claim up as a "priority" seeing as how we have a disabled family member who needed to use that specific bathroom, and I would be receiving a phone call first thing in the morning from a contractor.

    I woke up on 7/28 at around 9 AM, and, after waiting, chose to call Select Home Warranty (again) at 10:34 AM and ask about my claim status. This time, I spoke with an operator named "Dylan", and, after hearing what I had been dealing with, he too assured me he was not only setting this up as another "priority", but would also resubmit my claim to their dispatch department with a question as to why this claim was taking so long to complete. "Dylan" also informed me that I was free to research my own contractor, pay their fees, and have them complete the job, after which Select Home Warranty would gladly reimburse me for all services rendered. I found this completely and utterly ludicrous, not to mention wholly unbelievable.

    I informed "Dylan" that I had very serious doubts that a company who was taking 2 days to look for and assign a contractor to complete this claim would have no trouble reimbursing me for expenses paid out of pocket. I informed "Dylan" that I had been faithfully paying my monthly fee to them, and had never missed a payment, fulfilling my side of the contract. Yet, it was taking them 2 days, and me 4 phone calls to them, to fulfill their end of the contract, which, in my opinion, they had not done. I informed "Dylan" that I had been a member of another home warranty company for 6 years prior to joining Select Home Warranty, and not only had it never taken 2 days to get some sort of answer, but it normally took only a few hours for a technician or contractor to contact me and set up a date & time for repairs to be completed.

    The amount of time it's taken so far has been pathetic and thoroughly unsatisfactory. "Dylan" stated he understood, but his hands were tied and there wasn't much he could do except resubmit the entire claim and inquire with his dispatch center why there had been such a long delay. I hung up, hoping I would receive a phone call. I called Select Home Warranty at 12:30 PM, and spoke with another operator named "David" who proceeded to do his best to double-talk me as to what he could and could not provide. I work in law enforcement, and after hearing what I knew was nothing but someone trying his best to lie to me and get me off the phone, I finally expressed my supreme dissatisfaction to him due to his lack of service and the fact that I knew he was trying to mislead me as I had caught him in several lies during the course of our conversation.

    "David" then transferred me to his (alleged) supervisor, "Mac", who placed me on hold numerous times advising me each time he was doing his "best" to locate a contractor in my area. I told "Mac" that I live in a very small town, not a major metropolitan city, and there were only 2 or 3 contractors in my area that dealt with plumbing issues, so I had no idea why it was taking 2 days for them to locate one for my plumbing issue. "Mac" attempted to tell me that "the contractors affiliated with us were all booked", which I found very hard to believe.

    "Mac" then tried to tell me that contractors in my area were "reluctant to work with home warranty coverage companies", to which I informed "Mac" that was a lie as there were numerous contractors in my area and they all had no issues working with home warranty coverage companies, citing my earlier conversation with "Dylan" that I had lived here for 6 years and been with another home warranty coverage company that was always on time, and serviced my home for a variety of issues such as microwave repair, air condition repair, washing machine repair, and plumbing. "Mac" then said he needed to hang up the phone he was on and that he would call me back in "a few seconds" from his desk to get this matter resolved. "Mac" never returned his call, and after I phoned Select Home Warranty at 1:34 PM using his extension number, **, left a voicemail at his desk.

    As of this writing, I never did receive a return phone call from "Mac" or anyone else at Select Home Warranty. I have received substandard service from Select Home Warranty, and all personnel associated with this company. The previous home warranty coverage I was with was American Home Shield, which had been known as another company until they merged with American Home Shield, and I had never experienced this type of service with them.

    The only reason I terminated my policy with American Home Shield was because their monthly premiums rose to over $30 more than I had initially paid (approximately $40), and they never sent me any type of notification that the monthly policy fees were going to increase substantially. I opted for Select Home Warranty because, after my research, they were rated as being one of the top home warranty coverage companies, all reviews I had read (up until then) were excellent, and they were offering service that exceeded what American Home Shield did at nearly half the cost. Having experienced what I've been through the last 2 days, I do NOT recommend Select Home Warranty to anyone.

    I've been a customer for 2 years with SHW and never made a claim until last week Monday when my dryer broke. I told them the only thing I get from the machine when I turn the knob is a whirring noise and then it goes dead. The agent took my info then emailed me the next day to say they are rejecting my claim because they don't fix noises. I had to call them and explained to them that the noise wasn't the problem; the problem is the machine is not working! I finally got them to understand and they put in the claim.

    I had to call back twice to get a repairman to make an appointment and he finally showed up on Thursday. He declared the motor dead and said he would submit his report to SHW and I would hear from them in 24 hours. After 96 hours of not hearing from anyone, I called back. More apologies and promises to resolve the issue in 24 hours. 48 hours later I called again because I'm not hearing from anyone, and they tell me they are waiting for a copy of the model and serial number from me. So I'm psychic now! I should've known they wanted those details even though they didn't ask, AND the repairman stated them on his report!

    I must say though they've won. I don't give up easily, but they wear me down to the point where I just got off the phone with them and told them I really don't care anymore. They can do what they want. I'll send them the model and serial numbers and I don't care if they contact me. This is too much frustration for one person to handle. I'll just buy a new dryer this weekend. So I'm just going to lose my $750 (2 years' premium). Thanks Select Home Warranty!

    I am having an issue with my air conditioning unit. I spoke to them on Thursday and they just sent an email to me today (Monday) stating that they will not cover it. They never even bothered to come to my house to see what the problem is, so how would they know what is wrong with it other than hearsay. Top it off, what they put in writing is not on my policy. I should have researched the home warranty company who I had when I bought my house because they had someone come out the minute I called them with a problem and there was no issue with coverage. Also, wait time to talk to anyone from Select is too long. What happens if you have an extreme emergency. They are not helpful by any means and people need to know this.

    I have had a warranty with them for 13 months now. Earlier in the year, I filed a claim because my furnace stopped working. Select Home Warranty declined to cover the repair because they claimed it was maintenance not a repair. However, the furnace had stopped working, so I would call it a repair. At that time I had to pay the technician 100's of dollars out of pocket and still had to pay the $60 deductible that the warranty requires, even though they weren't covering the work. Then, my AC system stopped working in the middle of July. I had to make multiple phone calls to Select Home Warranty to stress that it was an emergency and I have pets in the house. At that point I just asked for a refund of the money I had paid them over the last 13 months and I was assured by a supervisor that he will get this taken care of or he will honor the refund.

    Again, on top of paying for the entire repair out of pocket, I had to pay the $60 deductible that the warranty requires even though they didn't cover the work. The technician that they dispatched diagnosed the problem but then told me the repair would be over $1000 and that the warranty won't cover it. When I purchased the plan over the phone, the sales rep assured me that the entire AC system is covered. However, when I called the company yesterday, I was told that per some loophole in the contract, the AC system is covered except for the part that I need fixed. I then asked for the refund that the previous supervisor offered me and I was told he "misspoke" and that they can't honor that refund. This company has taken my money and given me nothing in return, which to me is a scam. They also refuse to uphold the verbal contracts made by their employees.

    Requested service for electrical problem. They never sent anyone out and told me that I could find my own contractor since they had none available?? This went on for over a month with no resolution. Ended up canceling the warranty and went with another company that fixed the problem. Select Home Warranty was a waste of time and money!     These people are scam artists, nothing more. Take your money somewhere else. I called about a problem with my dishwasher. It was a weekend so they said they would have someone contact me the next business day. 2 weeks later I get an email telling me my job has been accepted. I asked them why it took so long to get a repair schedule and they tell me they are busy. I asked to have someone email me an explanation about the delay and they agreed to do this then never sent it. I asked to speak with a supervisor, never happened. I told them to cancel my service and this is where they really screw you. I can deal with the cancellation fee but the monthly rate they use to calculate your refund is complete bull.

    They start by taking the first 30 days before your account is active and charging you for that, then they make up some astronomical monthly rate that is not even close to what I paid for the "warranty". They claim that the refund is calculated not including discounts but the rate they calculate your refund is not listed anywhere. Short story after 30 days of actual coverage I lost over 50% of the fee I paid them. When you read the details of what is actually covered it gets even worse. Do yourself a favor and compare with everyone else before you agree to throw your money away with these crooks.

    I noticed on Sunday that my dishwasher was cleaning properly. It is only 2 years old so I was a little surprised. When I called Select they sent their local representative to check out my dishwasher. As it turned out it was a manufacturers defect. I had to call the manufacturer to let them know. They ended up sending me a whole new dishwasher and covered the install. I am very relieved.

    We purchased a home and knew that the appliances were older and probably not in good condition. So we bought the warranty - what a joke! They made us pay for a service call ($100) to tell us the stove and dishwasher were not fixable. When we replaced them, they said "We'll give you $75 toward the purchase of new stove and dishwasher. That is all because the appliances are too old." WHAT?? That is why we purchased the policy because they were old!! Now I'm out $525 toward the purchase of new appliances. BAD COMPANY - DO NOT BUY.

    It's about that time my AC was broken. It was blowing hot air then just turned off. I was a bit nervous to file a claim and was not sure what was covered.     I have never before been so disappointed with a company as I am with Select Home Warranty. From the beginning I was told they did not receive the check from the title company even though title company was able to provide documented proof when the check wad sent the month before. So I decided to cancel policy based on incompetency. I was told the check would be at title company within a month. The cancellation did not go thru when I checked a few weeks later and after having to go thru process again. Later I checked in mid June wondering why the checked did not arrive. The man put me on hold 10 mins then got back on line and told me it was already sent. I became suspicious when he could not provide a date.

    I immediately called back. Spoke to another rep who explained it was not even processed and apologized profusely for the mistake. She immediately explained the check would be processed and sent to my home address not the title company. She stated it would be expedited and I would have within 3 weeks. Again this did not happen. I called again and was told check was sent on July 3. I asked for documented proof via email and was told they could not provide such an email but could send a standard email confirming confirmation of policy. I explained I wanted proof the check was actually sent since this company has lied so many times. I was rebuffed and denied any confirmation from them. I know emails can be sent because I received several when I signed up for their services.

    This is a disgusting way to run a company. I have been at this since beginning of April. I have been lied to several times confirmed by their own personnel. Now that I asked for proof/confirmation that the refund was sent I get nothing. Except for the young woman should the truth and tried to get it expedited I have nothing positive to say about this company.

    I purchased a home warranty from Select Home Warranty in 2017 for $500 as they pushed to pay them upfront (be very careful don't pay upfront). I noticed a water leak in one bathroom and carpet was wet. I called them and the plumber came, charged me $45 upfront without even looking and then he said the problem is a leak from slab and he has to bring other equipment and charge is about $500. I called other plumbers with reputation in the area and they charged me $320 to fix a leak which was from one small line in the closet and had nothing to do with slab leak.

    About 1 month after (2.5 months after I bought the warranty) the sweeping pump which is also called booster pump in my pool stopped working. I called them and a pool company came and quoted me $125 to repair, which they send me paper works and said the warranty company approved the work. They called me next day and said the pump is not fixable and need to replace which the cost is $425. Then they said the warranty company has declined the work. This is ridiculous and shows how full of scam this people are and how their system works.

    I called warranty company and spoke with the claim department, they are extremely rude and lack of respect to the customer. One of them hang up on me when the time of my voice was upset and not pleasant. I then called back and got a hold of a manager named Jamal ** which I told him I want to cancel my policy (it was only 3 months) and he said out of $500 I only get $180 back and they send me a cheque. I fixed the pump for $400 out of my pocket and $320 for the leak and $500 paid to buy that warranty.

    Today is about 3 months after that conversation and I still haven't received a payment or cheque. I called them back again and they transferred me to couple of people and finally a lady from claim department told me that there has been a cheque for $53 issued to me. When I told her I didn't receive anything she said she is from claim department and she has to request a call back from billing department. I told her that, "Your company is not credible enough for me to trust someone will call me back and I need to speak with a manager now" and you don't believe she hung up on me. This lady who I didn't ask her name she had an Asian Filipino accent. I extremely need to warn you that don't pay upfront to these scammers or once you have a problem you don't see your money back.

    Worst experience ever with this company. A complete waste of my time and money for a premium that they refuse to refund on since I wanted to cancel due to their lack of proper assistance and help to fix my ac unit that was under a warranty with them. Feel like I got scammed. There was absolutely no empathy to my situation and needs at this critical time. Mad that there were certain stipulations to the contract that was not disclosed on purchase. Was admitted by a rep that they don't tell you about certain things in contract In order to make a sale from consumer. I basically wasted money that I am not getting back on a warranty that was useless. I am pregnant In the summer with no ac in Virginia and they were no help to me at all knowing my medical condition. Plus I got the runaround for 3 days without an ac only to find out they were not going to cover the repairs required to get my ac working again.

    Then when canceling they are trying to refuse to refund my prorated amount for my premium that I am only 8 months in stating I used it up based on some bogus price they are giving. Not very helpful to consumers in my opinion when needed but has great advertisements. Do not be fooled by their "good ratings and comments". Please read EVERYTHING in the contract and asked appropriate questions. Writing review to expose this experience and Want everyone to know to be cautious with this company and their deals with a warranty with them. Really upset and feel that they didn't go the distance to try to help and keep a dedicated customer.

    They sales team does great at selling. The schedulers have their job down. However if you have an issue and follow all their guidelines, they deny your claim, after over 5 days of following up! We reside in Arizona, where our record the past week has been over 100 degrees on any given day (even some nights!). We had a referred company form Select Home Warranty come to our home to repair our upstairs AC unit. After they were at the home they determined a few issues which they submitted a claim to the warranty company and awaited their response, which we have still "officially" not received. However luck for all of us. I, the homeowner have time to call multiple times a day to follow up without any answers until today. Claim denied due to incorrect installation of my AC units at time of the home being built. Though we never had an inspection from this company, we have had a home inspection at time of purchase, as well as yearly maintenance.

    Due to a loop hole this warranty company has found. My over hour call time has transferred me from agent to sales, to billing to the cancellation department to billing to the cancel department. What a joke. I am seeking a good referral for an AZ warranty company. This place is not worth a dime or call. Sales can be great and receptionist. However the people who make a difference fail. Go anywhere else but this company.

    I do not want to take the time to write the entire story, just know they do not cover what they say they cover. I had added roof leak protection; however they did not cover the roof leak repair because it had a shingle on top of it. I know what you’re thinking, trust me I'm just as puzzled. They will take your $475 plus and then find every reason possible not to cover the repair. I even read reviews and shopped around for good home warranty and decided they must have a way of removing bad reviews because I had two friends get same warranty from Select and they were both declined coverage as well. One was garage door issue and the other was dishwasher.

    I bought a 3 year and 9 month home warranty from Select Home Warranty for a great price of $1050.00. They had called me so I did not research the company in advance. My AC went out last week and I was so happy I had a home warranty. I had a preventive maintenance on my AC last year and I thought this would be an easy claim. Apparently Select does not honor their warranty if you DO NOT HAVE 3 YEARS of maintenance records whether you owned the house or not. They did not bother to tell me that you need to have maintenance records dating back 3 years prior to me forking out over $1000.00.

    I did not demand past maintenance records from the previous owner. One would think a warranty may want to see you have had a tune up in the past year but to ask for records prior to me owning my home is them trying to scam all of us and I think it is fraud. This would mean the warranty is worthless for anyone who has not owned a home for 3 or more years.

    After reading my response online ConsumerAffairs, select home warranty contacted me directly regarding my issue. After listening to the description of the problems I was having with getting work accomplished the department manager understood my frustration and immediately offered to have the dispatch manager send out a technician for the igniter with our stove. Additionally, he raised the maximum payable allowed for the air conditioning issue from $150 to $250. I have decided to change my rating of this company based on their willingness to resolve the issue to a level 4. I have went from will not renew to seriously considering when my warranty expires here in a month or so.

    Poor follow through on warranty. Left American Home Shield because Select promised they covered the same items at a lower price. The maintenance call deductible was less and the overall cost of the warranty was less. Only filed 2 claims and neither were resolved by Choice. Called in an igniter not working on my stove top and the first technician they notified had a family emergency. Understood however, I had to keep calling to find this out. Second craftsman never called and scheduled a visit despite my calling them. Select was not helpful at all in resolving this issue. I gave up. Igniter still broken.

    Called in the contactor on my Air conditioning compressor that my HVAC preventative maintenance contract had shown me was going bad. Select requires 3 years of HVAC maintenance records. Even though I had this documentation they refused to come and replace/repair it because it was not broken. Even though my HVAC company showed them that it is making a noise that means it is ready to fail. Selects answer was we do not fix noises. I highly recommend choosing another home warranty company. I was happy with American Home Shield and should have stayed with them.

    Select Home Warranty told me everything was covered same as my old policy. When a.c. started freezing up I placed claim. Paid 45 service fee. Needed freon. Select Home Warranty would approve freon. Said wasn't covered. I've since contacted 5 home warranty companies all whom cover freon. Canceling my policy asap with Select Home Warranty. I was told on several occasions that their insurance covers everything and that I would only have to pay the 45.00 co-pay. WRONG! They didn't cover any of my a/c visits... NONE I had to pay out on 3 different occasions.

    My hot water heater that went out and needed to be replaced by recommendation of their service guy. My hot water heater was 11 yrs old. I got a great deal on a new on $483.82 (note this is for the hot water heater and labor and permit). I was initially told I would be reimbursed $383.82 to look for an email. Never received one. Then I received a phone call that said I would receive $150.00 NOT the 383.82 that I was initially told. (And I have this call in my phone logs were they contacted me and for how long!) So to make a long story short I am told by the guy who sold me the original plan I will be reimbursed $150.00 and there's nothing I can do about it. THIS COMPANY IS NOT WORTH THE HEADACHE! Go with 2-10, Old Republic, or Home Warranty America. I will be contacting my realtor as well as the BBB and an attorney.

    Very late in providing washer service to my area. It's been 3 weeks since I first raised the Washer service claim and every time I call Select Home, they don't have a date on when I would be getting the service. All the time they are suggesting me to get my own technician, but they are not clarifying if I would end up paying more than my co pay after the reimbursement. One of the agent explained me that it's first come first serve however he doesn't know where do I stand in the queue. After 3 weeks I still don't know when Select Home would be sending a technician.

    I'll describe, briefly, my four claims with a great 3 year policy for 1200. 1.) Built in microwave broke. Installed 2006. I was told it no longer is made in 2016. Therefore they gave me 95.00. It cost 525.00 for the same new model. 2.) Light in garage door opener not working. I was told although the garage door opener is covered, the light is not. I got my own technician, who replaced the circuit board, which was covered. They reimbursed me about half the bill.

    3.) Leak in upstairs toilet. Their plumber stated I would need the ceiling below and the entire bathroom ripped up for about 4000 to repair. My contractor friend and I finished the job for 30, excluding paint for the ceiling the plumber tore open. D.) My washing machine developed a leak inside, and Select could find anyone to fix a LG brand. They authorized the service call I set up, and the repair of a stopped up drain, inside, that technician had to tear apart the machine for 90 minutes to find. When I submitted the paid invoice, their supervisor reversed the decision, and paid nothing. I believe you see the trend. You've been warned.

    I got home Sunday evening and found out that my air conditioner quit working. I filed a claim right away Sunday evening around 10pm. I called at 8:30 am to find out the process and I was told then that it could take 24 to 48 to get a claim assigned. I asked if it could be noted as an emergency and she said that she would put a note on the claim. I did not get a call until Monday 4pm and was told it could take up to 24 to 48 hrs to get a contractor assigned. I finally got a contractor assigned right after that but still waiting for a call.

    It is so uncomfortable that I have to go get a hotel which is more money. I don't understand that when it is in the high nineties that urgency can't be placed on this kind of request. I have had several friends that have told me that they used their home warranty and had someone out that day. It is 82 degrees downstairs where we tried sleeping Sunday night. The upstairs is horrible which of course is where the bedrooms are located. I should have went with the home warranty company I was with on my last home. They responded very quickly but live and learn.

    I had a home warranty policy with Select Home Warranty for less than a year. My microwave stopped working, so called in a claim. The representative asked me a series of technical questions. I'm not a repair technician, but I speculated that it seemed like there was a contact malfunction in the microwave door. A few days later I received an email rejecting my claim. They said... "We don't cover microwave doors". They wouldn't even send out a repair tech to evaluate it. I called back to question their decision.     I am a longest home owner and have owned the home we live in for 5 years. This home is around 13 years old and I began to worry of a large repair bill from a heat/ac, plumbing, or appliance so I looked into a home warranty. After some research I settled on Select Home Warranty for they were rated highly and reviewed well. After some negotiation with one of their salesman I purchased a warranty from them for 2 years. They discounted the service call payment and gave me an additional 6 months of coverage for free. 6 months go by with no issues but on 5/30/17 my a/c froze up so I called in my first claim the next morning and was told I would receive an email, within 24 hours, giving me the technician's information for me to contact them to set up an appointment for repair.

    2 days go by and no email so I call Select Home Warranty back. They told me they were struggling to find someone in my area but they were going to keep looking for someone, however I could find my own technician if I would like. I did call a company that came out that day and made a recommendation for the repair and gave me both an estimate and an invoice for that day's appointment. I submitted both for authorization of the repair and the invoice for the day's appointment to reimburse me as they stated they would. I do this by email and receive a response stating they were reviewing my request and would get back to me in 24-48hrs. 48 hour pass and I call them, it was a Friday afternoon, I am told they would have to get back with me on Monday morning first thing.

    Well Monday (day 8) morning comes and goes and nothing from them so I call in on Monday afternoon and get a very incompetent agent who asks me to send in the repair estimate because they are awaiting it. I ask for a supervisor and get another incompetent person that again states they are awaiting to hear from me which I explained I had sent it and received a confirmation. I was then passed around no less than 5 times re-explaining my problem and what I needed done. Each person became less knowledgeable and helpful on assisting me. Finally after 8 days and no help I requested my policy be cancelled and a full refund be issued. I was told they could cancel the policy but there would be a $75 cancellation fee and a prorated refund.

    I explained that they had not honored their end of the contract because they had not provided me a technician to repair my broken a/c unit and not explained how they were going to reimburse me the $192 I had paid for the one I arranged. Each representative that I continued to be passed to did nothing to resolve my problems with my home, claim, or refund. The next day the harassment began with several phone calls from them wanting to now find a technician to work on my unit, I repeatedly explained they had all the information already provided to them and that I no longer wanted to do business with them because of the run around that I have experienced. I have no interest in dealing with someone that does not do what they have been paid to do and gives me the runaround while we wait for a the next repair.

    They are under contract to send a technician when I have a problem with a covered item, which they did not. When I was forced to get my own technician they were to reimburse me for that visit which they did not and don't seem to be able to find the paperwork that they acknowledge receiving. After cancelling the policy I have yet to get a refund. I have fully documented each phone call and saved both sent emails and the one confirmation of receipt of paperwork email. I will be forwarding this to both the BBB of New Jersey and the Attorney General's office of New Jersey to get some resolve. It would appear to me from my perspective that this company is more than willing to take your money and sign you up for their "service", then a systematic plan to avoid payment at all cost. Most would call this a scam.

    First service call for water leak they could not get anyone to come. Told me I would have to call my own plumber and pay for it myself and try to get reimbursed at their approved rates. Which are not listed anywhere in the contract. 2nd claim for broken garbage disposal they won't even send a repairman. They just send an email offering me $75 to go get a new one and put it in myself. 15 phone calls and 10 emails for 2 service calls. I'm going to pay $10 a month more and go back to Total Protect. At least they're in America not the Philippines.

    I asked to speak to an American 3 days ago they told me they'd have an American call me back in 1 hour. I'm done waiting. I don't even know if this is a USA company but they can't get contractors to work for them around here because they don't pay them either. So to sum up. They are a RIPOFF.     SHW advertise that their policy gives a consumer 100% coverage from breakdowns and or failure of home appliances. I urge anyone thinking of purchasing a policy like this, to be very careful and read the fine print on that contract. Usually, the devil is in the details, and once you see what is not covered in that policy, you will conclude that it is not worth the money. For instance, the plumbing system is covered but if a leak develop and it is a valve, then you are just out of luck. I thought that valves are a part of the plumbing system, it is not covered but no matter you still must get it repaired out of pocket. That water has to be contained, so what good is having this policy. I am very dissatisfied with this and I will not renew or recommend to anyone to get involved with this type of policy. What they don't cover outweighs what is covered by a wide margin. It is underwritten so wide that there is no actual coverage.

    I am here to try and save others their money... When we first signed up for the home warranty we did the three-year and they promised us that if we ever had any issues with our AC unit that it would be covered 100%. When I signed up with them I had asked them several times to send me a copy of our contract so that I could look it over before my policy started and nobody seemed to want to send me anything. A week after my policy started up we noticed there was an issue with one of our AC units.

    Long story short it took me a month to get my claim started and they still have NOT sent us a check for $250 out of a $1500 bill. They don't tell you that there is a loophole!!! You have to submit them the last three years for your AC services. We purchased our home a year ago so we have no way of providing any services from the last 3 years. Please, please, please save your money and find a more reputable home warranty company!!!! I promise you that they will find any way possible to void your claims!

    We purchased the home warranty as part of a home purchase. Our dishwasher went out. Initially, the process was good. They sent a repairman, who ordered parts. Then, the new parts didn't work, and he wanted to do another repair. Select Home Warranty wouldn't authorize the additional repair, and instead wanted to buy us out of our machine. They based it on contractor grade dishwasher and depreciated it so they offered us $75. (Based on the depreciation percentage they gave me, they valued our machine at $150 initially - like you could really buy a new DW for that much).

    We had to purchase the replacement before getting the $75. I did, it took 2 weeks to get the form I had to sign to agree to the $75, and then the form says payment should be received in 30 days. I had to call 2 times after the 30 days to actually receive payment. In the meantime, I had put in an additional claim for a leaking roof, and didn't get the initial call back for a roofer in the area. Terrible service overall, would not recommend using.

    I personally would recommend Select Home to others from my experience with them. I used Select on one occasion for when my pool pump stopped working. Select was responsive and kept me in the loop the whole time. They sent a quality pool guy to look at my pool and assess the issue. The pool guy was at the house for about an hr before he called in to the Select line for approval. The Select rep on the phone approved the repair. After the approval the pool guy had to go to a local store to get the part. He came back after about an hr and fixed the pump. This was a overall good experience and I'm happy I have this plan.

    Do not use Select Home Warranty. They are full of it. I've been out of hot water for 6 days. I call them, they send the contractor out from Homeland handyman. All he did was looked at it, went out in his truck and got a screwdriver and tighten the panel. Said it should be hot in 30 minutes. I waited 2 hours. Get in the shower the water is still cold. Called him, he made up and excuse to tell them I need a new water heater and he will let them know. He did not turn in his diagnosis. Call them, they said they have not got his diagnosis. Called him back, would not answer the phone. Leave a message. Kept calling them back. I fax them the paper that he gave me for my receipt. All head on it was Tighten panel. Call Select later to see if they received the fax. Had not received it. Said someone will call me.

    Called handyman again. Did not answer. Left him a message. He finally called back. He said he will call them and turn his diagnosis. Still haven't heard from them. Kept telling me somebody will get back with me. No one got in touch with me yet. Do not pass Select Home Warranty and do not use their contractor Homeland handyman. Both of them are a rip-off.

    As a new customer with Select Home Warranty (SHW) and a Realtor for many years that has encouraged and referred several of my clients to get home warranties from two or three other home warranty companies, I find myself in a situation with SHW company that has been very dissatisfying and distasteful and did not expect it will be better with any future claims. Therefore, I canceled my Select Home Warranty policy.

    We were personally with Old Republic Home Warranty since June of 1999 and I chose to change this year because their policy covered only when the manufacturer warranty ended on my A/C and I saw only good reviews on SHW company from their website. I wish I had look further at ConsumerAffairs and the BBB... Before you choose SHW you should also.

    After the submission of our first claim, I soon discovered that it was one of the biggest mistakes and bad decisions I have made in a while. My wife and I experienced a lack of integrity, lack of responsiveness, frustration, and un-professionalism the likes of which we have never experienced before. The customer service and the sub-contractor, while showing to be polite in conversation, was non-existent in delivery or implementation. All we wanted was our washer fixed that is only 6 years old.

    Our first Claim and the only claim was assigned to Appliance Tech Solutions, an authorized Select Home Warranty service technician. You should have a summary of my conversation with your company on our claim and summary of the in trouble items of my experience with this claim is as follows: We had to make several calls to Appliance Tech Solutions after being informed we would receive callbacks on specific dates and times. The Appliance Tech Solutions contractor tech did nothing to the washer and incorrectly assumed it was a bad motor that caused the spin and rinse cycle not to work.

    Several calls to Appliance Tech Solutions who could not find our paperwork, made promises the motor was ordered and promises when they would come out to fix and never did. Appliance Tech Solutions technician told us Select Home Warranty has not paid him for several claims he satisfied and in fact he did provide the diagnostic codes to SHW. Called Select Home Warranty for assistance with their tech and/or to get another tech assigned. SHW tried 3 days in a row to get a diagnostic code from the tech and we were told they could not be reached. While I had no problem reaching the tech rep, not the number SHW gave me but the one I found from the internet which I told SHW.

    I requested change of tech because we had no confidence in this contractor and was told I would get a new one expect an email in 24-48 hours, I received no email. I called back dissatisfied to speak with a manager. After already speaking with several SHW Customer Service Reps, I did not speak to a supervisor and I did not get a new tech company to fix my washer. I spoke to their Retention Department threatening to cancel my policy who told me they would find me a different tech company and did not. I was given an extension that I could never reach the Retention Tech that promised me a new Tech Rep.

    I called SHW Sales and spoke to the Sales rep who sold me the policy to see if he could get me to a supervisor and he said he would transfer me to Authorizations to get another tech but in reality he transferred me to Claims where I spoke with yet another customer service rep who informed me that I could use the secure your own tech process. What I should do is find an appliance tech company and have them call SHW with a diagnostic code and SHW would pay the tech company I chose to fix our washer.

    I called a couple of appliance companies who told me they would not work with the Home Warranty Company and that I as the homeowner would have to pay them first and get refunded back from my warranty company. I called back SHW and told them what I learned and I was told yes through the secure your own tech process, I would have them look at my washer, pay them and send SHW the invoice for review and payment to the claims@selecthomewarranty.com email. Never was I told that the tech had to call in with the diagnostic code If I paid them... It was only if SHW was going to pay the tech company. That could have been a miscommunication or understanding... but.

    I secured Appliance Man Sam, LLC who fixed my washer in 15 minutes and the problem was a bad magnet that trigger the automatic spin cycle to stop and charged me $145. So we paid Appliance Tech Solutions who misdiagnosed the problem $45 and paid $145 to fix my washer for a total of $190.00. If you deduct the Service Fee to SHW tech $45 plus service fee to my Tech $60 that is $105 I as a customer should be responsible for and then SHW could refund me $85.00... To me for a new customer an act of goodwill or to save a contract seems pretty petty.

    I called SHW on to inform them I got my own tech and emailed my invoice and got the claim manager. I was told that I needed to have the tech call in the diagnostic code first to which I informed him that is not what I was told... He said that is the process so even though you sent your invoice it would not be processed. At that point that was the last straw for me... I have tried to reach Retention several days in a row with no success.

    So now I was done... and it seemed obvious to me SHW was not interested in my business and now I am no longer interested in their service. I am writing this review because SHW customer service was not satisfactory and to help someone else not experience the level frustration and dissatisfaction I had experienced. Hopefully SHW will start taking these negative reviews more serious and improve their customer service and manage their contractors better.

    The warranty is worthless and they say someone will contact us for issues. 2nd year in a row no one has contacted us. We wait and wait and wait this time being 11 days without ac and finally hire our own person. The claim was denied and that's not the problem. We called every single day with a guarantee someone would call us and come out. We have a newborn and 2 other young children without ac plus 3 animals. Their excuse is we don't send anyone one out for issues with Freon, it's not covered in the policy! O great if you'd actually sent someone the first day or 2 or 3 we could have found it was an issue uncovered and moved on.

    We wouldn't have gone 11 days without air. They are worthless cover hardly anything and 2nd year in a row we had to hire our own person after multiple no shows by the contractors they use! Cheaper route and more efficient to not use any warranty or go with choice. We had them prior and they were always great with someone there immediately no bs like select! Never ever again will I use them!

    Upon purchasing the home warranty, I went into depth with the salesman that we had only owned our house for less than a year and did not have 3 years of service documents. He said that that would not be a problem due to new purchase of the home. We had an initial claim of an A/C leak of $100, which the company repaired and paid for with no issue. However, this month we had a blower go out. What a major hassle. We had to call the company to OK the repair, the person taking the call was not knowledgeable and it was extremely time consuming. At the end of the call, they could not OK the repair and said that a supervisor would call back within 15 minutes. My repairman had to leave (still no AC).

    2 hours later I called them back, and they told me the supervisor was very busy and would call. I explained that I was told that he would call in 15 minutes 2 hours ago, they just said that he would call. I asked when, they said, "By the end of the day." That phone call never came. We called the following day and finally spoke to a supervisor who okayed the repair. 2 days later after submitting the receipt however we were told they would pay only $50. We have been trying to get an explanation, none has come.

    Next we had a fuse blow in our electrical box. This is a $341 repair, again a MAJOR hassle talking to and dealing with the warranty company who eventually okayed the repair. A few days later again they state they will pay $50. What a joke, they still offer no explanation for the arbitrary amount they will pay for, even after okaying the repairs. Then our air conditioner goes out completely and needs completely replaced. SUDDENLY, we are not told that we need 3 years of documentation for servicing which must include cleaning, etc. Apparently very small print in the original contract.

    This warranty company is shady all the way around. The salesman makes false claims to sell you the product. Once purchased, you will get the runaround on the phone in apparent effort to exhaust you and make you just want to pay the repair yourself. If you are persistent enough, they tell you on the phone that they offer you the small amounts (it quite honestly appears to be hush money). "Here's $50 if you just go away." To top it all off, they now tell us that in the contract freon leaks are not covered. How on EARTH does a warranty for an air conditioner not cover FREON LEAKS?? That is ridiculous! 3 claims, and so far we have received $0 and have spent several hours on the phone on hold and getting the runaround with people who are meant to exasperate and exhaust you. Still no AC in my house and the temperatures are climbing into the 90's. This warranty is not worth the paper it is written on!

    I picked Select Home Warranty because of the cost savings. However I was not aware of the lack of service repairmen that they have in their network. This is a joke! Only one repair appliance company that I can use for my washing machine and now for my refrigerator in the whole D/FW area. Really? Since I had a poor experience with Seven Star Appliance (also rated poorly online) with my washing machine, I do not want to use them again. And now my only other option is to go out of their network, select a repair service company and pay upfront and wait 30 days + to get reimbursed. I will not choose this Home Warranty company EVER again and will gladly switch back to HMS and pay more but get better service. This is ridiculous!!!

    When I bought my warranty a year ago I was under the assumption that my entire A/C was covered. However they have just recently told they will NOT cover the leak. Meaning the home warranty I purchased that should have helped me with a costly fix is completely worthless. I urge anyone that reads this to NOT use them.     I was having a problem getting airflow out of two vents. I called "Select Home Warranty" on March 14, 2017 for a service request. They called two different contractors. Each time the contractor did not show up or call. They could not get the contractors to respond and they did not follow up with me to tell me what the delay was. It took a month for them to get a third contractor to respond - Bates Heating and Cooling.

    When Bates' technician came out, he climbed the access ladder to the attic and went no further than the top of the ladder. He told me that he had to contact Select Home Warranty to see if they would cover the work that had to be done. He stated that the duct had come loose. I informed him that the area of concern was on the other side of the attic and he never went there to investigate. And because my forte is HVAC, I knew that everything in sight from the top of the access ladder was okay. I paid him $60 for the service call believing that he would be back out to make the repair.

    After three days I did not receive a call from him or Select Home Warranty. So I called Select Home Warranty and they informed me that Bates had stated that the duct had come apart due to "duct tape" that had lost its glue. I double checked in my attic and found NO DUCT LOOSE. I then called Select Home Warranty and asked for a copy of his report and they said they did not have a written report, it was a verbal report from Bates by phone. I explained that Bates had falsified his report and I wanted to know what they were going to do about it. Select Home Warranty told me nothing could be done because this was the report received from their contracted technician.

    So I took it upon myself to hire a local contractor to investigate the problem - ABSOLUTELY HEATING & AIR. This technician found all trunk lines in good condition and no damage or separation. Due to the initial problem of no air coming through the vent, he added a new supply duct to the kitchen because the area of the vent was not accessible. He did provide me with a written copy of the work order. I would like to have my $60 refunded because the problem that was found was not due to faulty duct tape and it was remedied simply by adding a new supply duct which should have been covered by the home warranty or at least proposed by the Bates technician and the $200 that I paid to "Absolutely Heating & Air" for the installation of the new supply duct. Additionally, I would like to have my experience on your site for others to read.

    From the onset of my first experience I have had issues with dealing with this company. Integrity, customer service and customer focus are not priority for Select Home Warranty. It takes several days to get a call back from the contractor when a claim is filed. I later found out the primary reason for this is that the company does not cover many services for the client. When the contractors come to diagnosis the problems, the company does not want to pay for the repairs, leaving the customer to come out of pocket for the repairs and also leaving the contractor in a spot with the homeowners.

    Secondly, my reason to purchase a home warranty is to repair or replace an appliance or unit that is broken. I have been in a nearly new foreclosure home for approx. 6 years. The previous home warranty companies I have had an experience with will either repair or replace the item. I had a claim that was called in and it took over 1 month to get a response and it was only after I spent several hours on the phone was I finally told they would only provide a $100.00 replacement on a dryer and it would only be refunded after I purchase the item. Unfortunately, I have never had a positive experience with this company. I could go on but you get my point. WORST HOME WARRANTY COMPANY I HAVE EVER HAD THE DISPLEASURE TO WORK WITH.

They put you back on hold, pass you onto the next person. The most recent excuse is. "We can't find a company on your island that's willing to take on the claim." It's not my fault. Keep looking. Why should I have to pay out of pocket, when I invest in SHW. I believe this company is trying to scam people to invest in a home warranty, and not take care of their customers when they need to file a covered claim.

    I filed a claim via the SHW website. A got a call the next morning from a technician requesting to schedule an appointment. The technician arrived on time and was very professional. He called SHW at my home to provide a diagnosis and obtain authorization for repairs needed to be completed. Once he got the approval he proceeded with the repairs on my stove. The overall claims process was quick and painless.

    Been with them for 3 months. Just filed my first claim on my AC unit. It's freezing up so I filed on a Friday. Today is Wednesday and I was told that a contractor would get in touch with me. They haven't. I've call Select claim department and they tell me the same thing. "Someone will be sending you a email." I live in MS and it's very hot. If I were you I would shop around.
