    SHW is a reliable company that multiples has given me service and support that really impressed me. The Washer and the dryer were two separate claims and I thought my electronics were the top of the line but they still failed. With the warranty I just had to deal with a $60 deductible.

    I have had a faucet leak for some time and decided to request a service ticket. I got a really positive and upbeat technician who told me not to worry and that he would come and fix everything in a matter of hours. He told me how to turn off the valve so nothing leaked until he got there. He came and was calm and patient even while I was watched him work. Great overall experience.

    The company does not care about your problem. The worst customer service I have ever received. They keep telling you an approval has been given but actually nothing happens. I requested to be transferred to supervisor but they keep telling me he is busy. If there was an option to give "minus stars" I would give that rating to this company.

    Had them 2 years and in Aug called in a claim only to held off 2 months. Told I would call BBB and they had someone come that took my money and no service. Still having same issue and they will not get anyone out or refund my money. Ask 10 times now and I have to get a lawyer and call BBB. Don't get service with them. They will not help you or give money back to you and treat you horrible. I just want my money since they can't give services. Will not ever do service with them again. Please consider a different company to go with.

    I work for a real estate company and I have also been a user of a Select Warranty plan for 10 years. They have fixed everything from my kitchen sink to my water heater. I tell all my clients to get a warranty when buying a house and it is a really great service area. They cover my area which is a pretty small town and I never have to worry about finding a contractor in the area.

    I ordered a warranty two months ago mainly for the winter. I had real concerns what would happen if my roof leaked. The snowstorm last week really caused a mess and the platinum warranty saved me most of the cost by taking care of the leak. The damage to things in the actual house like the sheetrock were not covered. All in all a good service to not take the full brunt of a problem.

    Second fridge in the garage no problem! It was making a loud clicking noise and started not getting as cold. I purchased an add-on because with my kids and my husband I always have tons of meat and food stashed away in the fridge there. The benefit for me was realized when I had a technician for appliances come in and order and replace a part that malfunctioned. The unit was 6 years old.

    I purchased extra insurance from Select Warranty to cover a standard additional freezer I have in my bedroom. The motor stopped going and my warranty and claim covered a replacement. I am very happy with the company they send to do the repair.

    My SHW Platinum plan was a good buying decision. Because in a two day period a plumber who was licensed came in and replaced a pipe that rusted Bad. The process was done cleanly and it took about an hour. He soldered the new pipe on and made sure to run the water for 10 minutes to make sure it was fully sealed.

    This is the worst company to do business with. Run as fast as you can, all they want is to take your money and then cheat you out of any claim you file. There are many home warranties available to purchase and if you go with this one, you deserve what you get. I have tried to warn you so find another company who will stand behind their product and not cheat you. I spoke with Jermelle and he was not helpful and basically cheated me out of a claim. Wow, what is a home warranty supposed to cover if your refrigerator is not??? This company is a BS company and will never get my business or anyone I know ever again.

    This company is by far the worst! My A/C broke this summer, and in order to get any reimbursement above $150, I had to prove regular maintenance records on the HVAC unit. Even though I serviced it myself, that didn't count. Even when I did get my $150 reimbursement, it took over 6 weeks to pay out. Read whatever contract they give you carefully. I truly think this is the worst on the market, don't be fooled by the low prices...

    Multiple issues for the house I own. My renters have had several issues and they have all been denied by SH Warranty. Fake and they say they will not cover anything. Now, not am I only out of pocket the 2500 I paid for multiyear service, I am also out a few grand fixing the issues they are supposed to cover. ** this company, they are worthless and do nothing but steal your money. Do not waste yours.

    After purchasing two 2-year policies on rental homes, I filed a claim about a malfunctioning washing machine at one property. I was informed I would be contacted by a service company, but after 3-4 days, no communication either from Select or from a service company. I phoned Select and they either had no record of my claim, or they were still searching for a repair company in my area, so my wait continued. A few days later, the tenant informed me that the washing machine was suddenly operational again. However, I was upset with the poor service and lack of care Select demonstrated. I then decided to take my complaint to management, and spoke with a guy by the name of Avi **.

    It seemed to me that Mr. ** was unwilling for Select to take any responsibility for my situation. The only "goodwill" he offered me was that the company give me a half-priced service call fee on the next claim I had, if any. I thought his response was unprofessional and his goodwill offering was petty. At that point, I had little faith in Select's ability or willingness to provide the services I had contracted with them to do. A few months later, I decided to cancel my 2 policies with Select, and I notified them of this action. Since Mr. ** had been my contact earlier, I brought this matter to his direct attention. In my request to cancel my policies, I requested that the company not charge me the $75 cancellation fee (per policy), under the circumstances of their poor customer service.

    A little while later, I received in the mail 3 checks, all in the amount of $83.33. However, this total amount of the apparent refund was far less than the total of $739.48 I felt I should have received, which included waiving the cancellation fees. As such, I communicated that I had received these 3 checks, and asked "where is the rest of my refund?" The company promptly stopped payment on one, since apparently one check was a mistaken extra payment. Since I had already negotiated the check with my credit union, not only was the $64 removed from my account, but I was also charged a $15 fee by my credit union.

    I originally spent $699.98 for each of these 2-year policies. They were both in force for 344 days. My liability, on a per day basis, for each policy should have been $0.96 X 344 = $330.24. $699.98 - $330.24 = $369.74 X 2 = $739.48. I received a refund of $166.66, plus I paid a penalty of $15, because of their mistake, or a net refund of $151.66. Therefore, by my reasoning and/or my calculations, I was robbed of $587.82 by Select Home Warranty.

    The slab under the house has a drain pipe that got clogged. Water started coming through the floor. It was a real emergency. Select Home had a Sewer and Drain clean company to me on the same day! I was very lucky that it wasn't that bad or it could have destroyed my entire house.

    Platinum policy is the way to go for the conscious shopper. On my first year I saved and went with a gold plan but it didn't cover everything in my house and when my heat went out I was lucky it wasn't anything serious. Now I upgraded and since had a free system tune and I feel much more secure in my home. Was a good deal for 49 dollars a month.

    The water heater was just repaired by Select Warranty and a company they sent me. On time, clean and a real pro he managed to maneuver in a real time basement room for hours to replace some valves and start it back up. Certainly happy with my experience.

    I stick to my opinion after 4 years that SHW is a company I will continue to renew with. Whether it was my central unit, plumbing, electric wiring or appliances they have always kept their promise and repairs were made and done properly.

    I called in a claim on a dishwasher and the original vendor was a no show 3 times. The Select Home said that I had to start over with another vendor and I am still waiting for an assignment. It has been 3 days so total over 2 weeks washing dishes. When I ask to talk to a manager or VP at the company and they will not let me thru to anyone... I looked online at the company and they don't list any board members or people in the company. This company is a disappointment and my next steps are BBB and social media. So Stay away from this scam and save your money. They can take your money but not keep their contract agreement!!!

    So far I have been waiting 7 days for Select Home Warranty to send out a plumber. I have called repeatedly and they kept saying they were waiting for a contractor to accept the call. Yesterday they finally gave me a plumbers number. This particular plumber said he was not taking the job because Select owed him money. Whatever. I still have no plumber. I am on day 7. No plumber. Worst warranty company ever.

    Usually people think I'm just a happy go lucky blonde and always try to take advantage of me. Contractors have done this with my limited understanding of house repair things.     Seriously my Platinum plan in the last 11 days saves me from a frozen house. The boiler stopped running and me and my girlfriend were shivering. It happened at 1 am and I got someone on the phone at 6 am. I was placed in an emergency queue. It took one hour to get a technician to call me and set up an appointment. He came and he threw it back up. Very grateful. Super company!

    SCAM SCAM SCAM!!! Stay away!!! I purchased a home warranty from Select Home Warranty when I purchased my home 2 months ago. Saturday 12/2/2017 I came home from work and my A/C unit was not working properly. I placed a claim and was called back on Monday 12/4/2017 by a technician that was sent to review my unit. The A/C technician explained that the A/C compressor valves (internal to the compressor) malfunctioned causing an over-pressurization of my unit causing a line to rupture and leak.

    Under my policy (which is the "PREMIUM") the compressor is covered. I called the establishment to have an update on my claim and finally got my a response. They denied my claim because the valve is not covered by the policy however the valve is internal to the compressor. How can a compressor be covered but an internal part is not. IT IS ONE UNIT!! This organization is a scam. This is the second legitimate claim and all I have gotten are dumb excuses.

    When I signed up I read many reviews online and there were a lot of positives and a couple negative situations. I called them and asked them many questions because I had my concerns. They assured me they have been in business a long time and once my 30 day waiting period was over I could make a claim to see the quality of service or cancel.

    After 30 days I already had an existing dishwasher that was broken but not really much of a concern to get it repaired. I decided to take them up on the offer and see what would happen once I made a claim. The claim was done online and the forms were easy enough. I received a call back in 2 days from Phil who told me who would be setting up a repair time with me for the following day. I told him that the day wasn't good and he was okay with the day after. He came and he saw that the line to the sink had a hole in it and changed out the water hose. It now functions well and I am happy with my policy as of today.

    I wouldn’t give them a one star if I could. Terrible customer service. Employees promised to call back and did not. I got the runaround for a week before I was finally told what they originally told me the first day they refused to pay for my furnace because I couldn’t provide 3 years maintenance records on my furnace. May I add I lived in my house for less than a year. This is a scam company of course it’s all in the fine print which the guy did not send when I called asking what would be covered and what wouldn’t! Take your money elsewhere they will only rip you off here.

    When the dishwasher had muddy water I called and made a claim with the Platinum policy I purchased. Select is pretty on the ball when it comes to sending out exceptional contractors. This company Jerald and Scotts of Fifth really were professional and it was 2 people that came and it took them only about an hour to disassemble and find some food that somehow got lodge inside.

    I purchased a home in Feb 2016 and bought the Platinum policy with Select Home Warranty (it is their best policy that covers everything). I filed a claim on the morning of 22 Nov 2017 when the heater stopped working. I called in a work order and Select assigned a company to come out and inspected the unit, they found that a relay and the circuit board for the heating unit had went out. Highs in the low 50s and lows in the 30s, so I requested an emergency work order due to a baby being in the home and there being no heat.

    I called daily, only to be told that the claim was with the "authorizations department" (by individuals who didn't even know that the heater was located inside the home and continuously referred to an issue with my air conditioner). After speaking with multiple "managers" and sending in all required documents, that they requested, I was still told that the authorizations department was reviewing the case every day for 2 weeks!

    Today, December 5th, 2017, I was told by Jermel (Claims Manager) that I needed to provide the maintenance records from 2014 and 2015 or Select would only pay $50 for the claim!!! I informed him that I purchased the home in Feb of 2016 and have provided all maintenance records and receipts from the time I have owned the home in 2016. He continually stated that I "had" to provide the the maintenance records from the previous 3 years, even though I did not even own the home!! And if I could not provide the maintenance records for years that I did not own the home, then due to their policy 9.1.2 they would only cover $50!!! 9.1.2 (from their grammatically incorrect and full of spelling errors policy), states word for word: "Select reserves the right to request prior years (3) maintenance records and/or pictures, without proper maintenance records and pictures the maximum payout on any system/appliance is up to $150."

    Their customer service is bad, the personnel answering the phone have no knowledge about ANY home systems, they never return calls and there is nothing that this company considers an emergency! The "managers" are condescending and only refer to one paragraph 9.1.2 of a 5 page policy. EVERYTHING in the policy is superseded by this simple paragraph, even if you did not even own the home! Purchase your home warranty from a respectable company, this company is NOT the one to choose!!! If there was a way to sue a home warranty company for breach of contract, I would sure like to know.

    It's been since April since I made a claim. That claim was a really huge disaster for me. The shower pipe broke and was squirting everywhere. I shut the water off manually and called Select and demanded a plumber ASAP. I was pretty upset because it was such a stressful situation. Spoke to a manager and they got me a plumber in 2 hours. I apologized and was just very stressed. They never lost their cool and I totally respect that and now I strongly recommend them to everyone I know.

    I added extra pool protection and it has come in handy. Select Platinum Policy cost me $499. My pool has a hot tub attached and the heating unit seized to function. I called up on 8/14 and created a claim which took a good 5 days to get a solid technician out. He had to work on it for 3 days including ordering parts. He did a wonderful job and I was able to have a little more fun use out of the pool.

    Sometimes they sent me technicians that were on time and sometimes they were not. I would have to say they were all friendly and all good at the issue. My biggest claim came with a backed up sewer line that popped a pipe. They had an emergency company come out (Roto-Rooter) and they dried the mess and got everything under control.

    They are the worse company you can be with. I had a claim it took over 3 months to get someone out to my home to fix the repair. The contractor they sent out could never be reached and say he would be back with the part that has now been 4 plus month. I would not recommend them to nobody. Their services sucks???

    It cost me 5 years ago $2000 to have my HVAC that was badly damaged during a storm repaired. It set my family back and ruined a great holiday. I searched up insurance companies but they didn't cover things like this. I then came across a banner online for Select Home Warranty. I called and James answered all my questions. It took me about 2 weeks to agree to a plan and fill out all the paperwork. Right at this time I have filed a claim on a sump pump and a well pump. Both claims were made online and it was quick and easy to deal with. I had a technician call and schedule a appointment in 24 hours. He came and was able to repair both under one deductible and was through and clean. In summary a great experience.

    Select Home Warranty did a commendable job with three of my lighting fixtures and it was all under one deductible so the savings was really worth it. I had to pay for a new fixture and they installed and the other 2 were possible to repair. This is treating the customer really greatly and thank you again. This is what I signed up for!

    Now that the winter's come I drained my pool and there was a hole on the bottom I did not realize before. My additional Select coverage allowed me to set up a claim. It took 2 weeks to get an experienced pool expert in to recement the area and it came out exceptional.

    I had a huge leak in my sprinkler pipe. - Something got stuck inside and the pipe froze and burst. When the temperature went up the water shot up into the air. Huge emergency work. Select was fantastic. They took one hour to file a claim and help me turn off the water line. It took three hours more for one of their professionals to come out. They replaced the pipe and did an amazing job.

    After waiting 3 years and having countless claims filed. I wanted to make sure I was fair with my review. I have had my Swimming Pool water pumper fixed, my Septic tank repaired and the dishwasher (this was a pretty simple job).     I called Select Home Warranty on Nov 5 to report an outage of the dishwasher. The repair tech came out on Nov 8 and diagnosed the issue. Today is Nov 29 and it is still not repaired. I have talked to 4 supervisors at SHW and all have promised immediate service but none have followed through and everyone has lied. I want to cancel my policies but they are very difficult to deal with. This company is a SHAM!!!

    The best experience I have had with Select Home Warranty was when my second refrigerator stopped working. It was a smaller unit and was only about $150. Select was so nice they decided just to give me $100 check to buy another new unit. This covered a third of my yearly contract and that was just one claim! So I am happy.

    Select Home Warranty was able to promise me a quick appointment to repair our problem built in microwave. The steam from the oven made muck and somehow broke down the unit. The technician who came in cleaned out the unit so the grease cleared and the problem went away.

    Select Home Warrant really is committed to making customer satisfaction its priority. Select Home Warranty sent me a contractor that I did not like who tried to tell me my system needed to be replaced when clearly I could tell it just needed a good deep cleaning. I called them and they got in touch with the person who came and demanded he did what was requested and for my trouble not charge a deductible. That is how you treat a customer.

    I got SHW for around 2 years now still to date I can’t log in to my account online simply because they don’t have where to register your account online. After repeated calls to their not so bright customer service they told me to email them instead of calling so they can research my issue. Seriously? Research that their website is anemic and trumpy? In the past five years I changed 3 companies for different reasons and learned to read the contract again and again before placing a claim so it won’t get rejected, just people be careful of false advertising.

    The electric ceiling fan has a pull chain that just was not working. The polite electrician Select sent told me the unit was old and wasn't worth fixing. Select agreed to install the new one and I could purchase one from my home depot or Lowe's. I did this and I really am glad about this program. The new one is beautiful.

    It gets super hot or super cold in my area. SHW has been my warranty company for 10 years. They have had to deal with my entire house heating system and even my air unit on more than one occasion. Each time the supplier that comes in addresses the issue and I just pay my small fee.     Total scam. Seller paid for extended home warranty. Electronics on oven broke. Not covered. AC broke. Not covered. I had to pay to replace unit. Dishwasher not operating properly. Soap dispenser won't open and dishes are dirty after a cycle. Not covered. My contract says the dishwasher is covered. Guess they can arbitrarily decide what they feel like covering. I have to buy a new dishwasher. Contract is worthless. Total scam.

    Lately my forced air furnace wasn't heating the house and I had to made a claim on site with SHW. The request submitted was online and I got a response the next morning with a contractors information and was told to call. I called and made an appointment for same day after I explained the problem. It turned out to be something silly and he got it pumping heat again in no time.

    The most recent purchase order I have made with Select has to be the best of the few I have made. HVAC was rusted and wouldn't go on. They sent in two different companies to repair the damage and to clean out the unit properly and to ensure it would not happen again for a long time! This is what I call a great warranty provider.

    Select Home Warranty sales representative never mentioned they want service records in order to do service, I paid for 5 years and now after 9 months we had issue with our heating system. They declined to pay unless we provide them all previous service records done. We bought the house 5 years ago and had HMS but we never faced any issues and have no records, I switched to SHW because it was cheaper. I advise people to think twice before signing with this company.

    The pump on my well died on Labor Day weekend. I thought it would have taken additional time to get a hold of someone to help me. The crew was there and available to take my claim and have an appointment for me later in the day with Speed Plus Plumbing.     Please do not get this company cuz this company is scam and they will not provide the promise as they will give you. My dryer got defected. They didn't fix it for me. My dryer is over 1400. Usually they supposed to fix it or replace it. They offer me $100. It's nonsense. The promise was all my Appliance has been covered. Either they will fix it or if it's not fixable they will replace it so please be aware. Do not go this company.

    I had on occasion made repair requests with my policy. In the two out cases over 3 years I did the numbers and it does save me money. Select paid for the repair of my roof leak alone and that normally costs several hundred dollars in my area. My dryer jam I estimate would have cost me around $100. So I am looking at a few hundred dollar savings.

    This whole process began when my dishwasher stopped pushing water through and I just heard the machine going on and on and on. My policy (platinum plan) covered this and I made a quick claim online and the specialist who came had to replace the hose which got damaged.     10.28.17 - reported a water leak after waiting 4 hours to speak with a rep. 11.1.17 - plumber came and assessed leak; said should be covered by warranty since it was a quick fix. 11.6.17 - call from plumber that I needed to call home warranty company because they did not approve the cost of labor - only the part. Between 11.6.17 and 11.10.17 - spoke to several customer service reps who were unable and/or unwilling to help me. Kept giving me scripted responses that "installation" isn't covered therefore the labor and repair of my leak wasn't covered. Asked for supervisors and managers and play round and round of phone tag to try to get $187 worth of labor included.

    No one would help me. Just kept telling me to review the warranty and that installation isn't included. On anything. Ever. Period. I ended up paying out of pocket for the labor on 11.11.17 because the damage was getting worse and my ceiling looked like it was going to crumble. Contacted company via email on 11.11.17 asking for reimbursement of what I paid based on a response the company provided to the BBB of NJ that they'd reimburse me.

    11.13.17 - "Edgar" called me and told me once again that installation isn't covered and basically, that was it. Told me that they had high reviews from happy customers and he wasn't bending the rules for me. I asked for the cancellation of my policy and a pro-rated refund of the cost of the warranty. 11.13.17 - checked out the fabulous (and highly suspicious) positive reviews Edgar told me to check out and lo and behold, SEVERAL of them reference the replacement of things, the installation of things... Which means that the company DOES pay for those things. 11.14.17 - submitted copies of invoices and plumber's notes and proof of my payment and copies of all of the reviews referencing installation and replacement, requesting that an exception be made to reimburse me the $187 in labor that I paid. NO RESPONSE.

    11.15.17 - received email that my cancellation request went through and I'd receive the pro-rated refund within the next 30 days. No word as to my request for reimbursement. This company is scammy and I hope I never have to deal with them ever again. I've reached out to attorneys about a possible class action lawsuit because Yelp, Google+ and several other non-endorsed (meaning that SHW can't pick and choose what is seen) websites are full of negative reviews with people reporting stories very similar to mine.

    They find some kind of loophole to deny paying you. Your system is too old. You didn't get an annual maintenance. Blah blah blah. What's the point of this service if you can't use it unless the total cost of your claim is less than $100? Don't believe the positive claims. I read through almost all of them and they all sound like they are written by the same person. In fact, I found three reviews about a refrigerator that were almost identical, but had a different customer. Right down to the tone of the reviews.

    I purchased a 4 home warranties with Select Home Warranty in May 2017. I added another rental property in August 2017 with a total of 5 contracts with them. In October of 2017 my clothes dryer stopped heating at my primary residence. I called to submit a claim. I was given a claim number and the name of a contractor who came to my home two days later but very late. While waiting for the contractor I decided to call to see if he was running late. Much to no avail, no answer. I called 8 times. Never to get an answer. Needless to say after many phone calls, I felt I should call and make SHW aware of the situation. No assistance was given!!! The contractor left with dryer not repaired and told me parts would need to be ordered and he would call me when they came in.

    Three weeks later and after 31 phone calls to reach the contractor and 7 phone calls to SHW, my dryer still was not fixed. I was then called and offered a buyout to be told that my dryer was too old to be fixed. I shared with SHW that I did not wish to have a buyout, I only wanted my dryer repaired. I had done some research on my own and found the parts to be at a cost of $21 and they were available locally. They told me that I could purchase the parts and have my dryer repaired but they were only willing to reimburse me $233. I purchased the parts and called a contractor that a friend referred to me. He repaired my dryer in less than 30 minutes. I sent the receipts to SHW for the reimbursement, but to date have received no monies.

    Today I called to cancel all of my contracts and was told that if I cancelled they were going to charge me $75 per contract as I had not been with them for a least a year. Really? I once again asked to speak with a manager. After having been on the phone and arguing for over an hour, I hung still fuming from the conversation. My intent is to try again on tomorrow and if no resolution is reached I am going to every news station and the BBB to let everyone know of this company. I don't know what scam they are running but they picked the right one this time!

    So angry when my one year old central splitter unit stopped functioning. My warranty with Select was only 25 days to the date of sale. They told me that 30 days is what needs to be waited, but they would set me up in the system so on the 30th day they were gonna send me a repairmen. On the maturity of my contract they kept the promise. My motor died and no real explanation why it did that. It took a day to order a new one and install it. Immediate value in my situation.

    My hot water heater leaked and broke twice under my platinum plan. The second time the manager Harold called me and I told him I don't want to have this keep happening. Harold told me he would send out a specialist to investigate the unit. The service representative came out and deemed it would be better to get an entire brand new unit. Select made an agreement with me for $250 deductible on a new unit and I agreed. My new unit has been installed for 2 months now and it is an A+ in my book.

    The washer and dryer combo were giving me a real problem. The servicer contacted me right away and we made an appointment. The service man called me to change time because he told me he had an emergency at home. It was disappointing and made it up to me by charging me a lesser deductible fee.     I purchased Select Home Warranty based on online reviews. They are consistently rated in the top 10. However, my experience does not reflect a top 10 provider and others should know about it before they make their selection. I have 2 policies, 1 for my residence and 1 for my rental property. On Oct 16, 2017 I filed a claim for my dishwasher not draining completely at my residence. On the 18th, Select informed me that the technicians in my area were backed up for more than 2 weeks and they offered me:

    "We do apologize for this delay as our dispatch department is still working on your claim. Unfortunately our technicians are backed up at the moment. In an effort to expedite your process: When using your own Service Provider to service a claim, following the instructions below will ensure your claim is reimbursed properly.

    1. All consumers are given a $100 pre-set Authorization limit.
    2. Reimbursement is ONLY available for covered repairs. Please see the Terms and Conditions.
    3. If the total repair is above the pre-set $100 Authorization limit, please call our Authorization department from 9am EST-7pm EST at 1-855-267-3532 before you perform any repairs. Failure to obtain authorization for the repairs may delay the processing of your reimbursement.
    4. Please email the repair invoice to claims@selecthomewarranty.com and include your policy # and the Authorization # if applicable.

    5. Once received, you will be sent a "Reimbursement Form" to sign and send back, please allow 30 days to receive your check."

    In other words, even though it's their responsibility to get a technician out here, they're "offering me the opportunity to get my own technician and pay for it out of my pocket while I wait to get reimbursed from them". I told them I was not interested in that option and to find a technician. Today is Nov 7th and I still have not heard from Select on this claim. They have failed.

    On Oct 25, 2017 I put in a claim for the refrigerator and dishwasher at my home in Virginia. On Oct 26th, they "offered" me the same option as my house in Florida. Again, I told them that was unacceptable. So, they found a technician 40 miles away willing to make the trip. He came down on the 27th, diagnosed the problem, and submitted it to Select on the 29th for approval. I spoke with Select on the 30th, and Nov 1st and 2nd. They kept saying they didn't have the estimate from the contractor. On the 3rd, they finally said they received it on the 1st, and it would take 24-48 hours to get approval.

    After numerous phone calls, they finally approved the refrigerator claim on Nov 4th, but didn't give a status on the dishwasher. So, the technician went out on the 7th and repaired the refrigerator. My tenant was without a refrigerator for this entire time. What kind of a warranty program is this? Every step takes 24-48 hours to complete. I called American Home Shield on Nov 7th and started a new warranty on both properties. It will be active in 30 days. Also, on the 7th, I called and found out the dishwasher claim was denied! It is only 6 years old, but they determined the value to be only $125, and that's all they were willing to pay for repair or replacement. I now have to pay for whichever out of my pocket, and submit the invoice for their approval to reimburse me for $125.

    This is completely unacceptable to me! My tenant is still without a dishwasher and I'm scrambling to make things right, even though I have a Home Warranty. Unbelievable. Let me tell you how it has worked for me in the past with American Home Shield. I had them for 2016, but switched because Select had a lower total premium, and a $45 service fee instead of $100 with AHS. AHS provided service to my home many times (Replaced microwave, replaced dishwasher, fixed stove, fixed washing machine twice, fixed dryer, fixed A/C twice) and every time they were on site within 2-3 days, they made the repairs that day, and everything was resolved. That's what I expected with Select but they have a very different process. So, buyer be informed. AHS costs more, but if you can't get the service that's promised it really doesn't matter how cheap it costs.

    I submitted a claim on Oct. 18th for garage door repair. They were to contact me by Oct. 20th. No response. Called them on Oct. 25th. They stated their manager said that my claim was not covered under my policy. Their manager apparently can diagnose the problem without a certified technician. He must have a crystal ball. They had no intention of paying this claim from the beginning. Asked to speak to a manager twice, set (2) different appointments, no reply. It's now the 6th of Nov. This company is a rip off. Don't do business with them!

    Having a house is not as simple as an apartment. I learned this when I bought my new house. Every appliance broke in a matter of a 3 month time.     I am a Realtor and use to offer and select Select Home Warranty, but I keep getting calls from my clients that the warranty is not covering anything. I even called for one client and the customer service agent was insulting to me questioning my education. I have never experienced anything like this before. They would not review it and stated the determination was final. They stated that the next service call fee of $60 would be waived but the item would not be covered. WTH? That is the whole purpose of the policy. Now another client is having the same issue and their claim is not being accepted. I WILL NEVER USE THIS COMPANY AGAIN!

    Very displeased with the charlatan home warranty company. I called Select after being a member for 2 a month. I had a small leak in the ceiling and I called a company (SHW) that touts they are there for your "big issue problems." So I called them and the first technician (plumbing co) My Green Workhorse, this company would not acknowledge that SHW sent them the job even though on 8/24 they emailed me the company accepted the job. I called and called, no response then when I received an answer the female who was less than terrible said to me she was not equipped to receive emails. Have the company fax it. The company and Green Workhorse sent me on a runaround, this is now 3 weeks into the issue.

    My trickle is now a waterfall. My beautiful hardwood floors was messed up and my ceiling fell. I calls SHW to get another company because that company doesn't want to do any work, finally after another week, they get the same company again, no show, a runaround. Next, Curtis ** is engaged and he does not show, because he called and I was across town at an appt and he wanted my children to let him in and I refused. Now this Curtis character, is now, not available, he doesn't know when he can ever come out. Again get another technician, plumbing company the issue is worse, I was told, "You can find a plumber and we (SHW) will reimburse you".

    I called Travis Smalls Plumbing and Construction and they have to now approve of the work first. Now, they aren't receiving emails, faxes or any known method of receiving the information. A complete farce of collecting homeowners monies. Very bogus!!! I finally call them, on the 3 way with the plumbing company and what we was told by SHW is that they will send the customer a reimbursement for the job of only $150 tops because she only been with the company 3 months. So after 3 months now 4, this company still has not reimbursed me for my work but has credited my cc without permission. This company is slimy and the employees are all in on the scam. RUN, RUN, RUN from SHW as fast as you can and cancel any accts they may have of yours.

    The negative reviews on this site have been blocked by Select Home Warranty so I'm sure you will never see this. But if you do, just know this is the worst company you'll ever deal with. First they will try everything to find a way to not pay your claim. Then they will blame you and not return calls or answer emails. The contractors they hire are the worst probably because no one wants to deal with them. I have been without an air conditioner or heater for over 2 weeks. I've probably called them 25 times to try and get answers. All I get is the runaround. I wish I could give them a negative rating!

    The dryer had a strange smell coming from it 4 days ago. One of my shirts got stuck in the machine and I could not get it out. When I called Select Warranty I expected them to tell me it's my own fault and it's not covered, they did not say this and were very kind. They had an appliance company to me within 3 days and he was able to remove the shirt and diagnose if any damage occurred. He said I was lucky because the motor and whatever else he called it were fine.

    Select Home Warranty is the worst home warranty company I have used. I called to make a claim for plumbing problems & was told I would receive an email the next day with contractor information. After I called & complained then I was contacted by a contractor 3 days later. The contractor did not fix the problem & after calling Select Hope Warranty the Rep lied & said a new claim was submitted & I will be contacted by email. 3 days later. I called & was told no new claim was done. I was furious & I was told to wait to get the claim approved. My toilet was moving when you touch it. It was not moving before the plumber Mr Do All Maintenance fixed it.

    I kept calling Select Home Warranty throughout the ordeal. I was told It takes 24 to 48 hours to get a claim approved than I was told it will take 72 hours. I asked for a supervisor. No supervisor ever returned my call even though I was told one would. The Rep kept talking over me when I was speaking. I spoke to a different person every time I called. Phone conversation with 2 of the Reps were not notated on the account. No one ever came out to fix the moving toilet which I remind you was not moving before the plumber came & fixed the wax ring. I canceled my policy because from 10/10/17 until 10/27/17. I been trying to get a clog sink & leaking toilet fix with the toilet in worst shape than it was before the plumber fixed it & Select Home Warranty did nothing but take my money.

    I just opened a new contract with this company, because of my heat pump. It has been dysfunctional for a while now (2015). But it still always did the job. It was risky though and I cannot afford a replacement. I found an ad for Select Home Warranty 8 months ago and signed up in case it completely bombed out. Well--it did 4 weeks ago. I called Select and they had a tech come in and he found it to be in dire need of replacement. Me and Select went back and forth on replacement and costs and in the end agreed to pay 70% toward a new unit that I decide up to $1000. This was perfect and now I have a great new heat pump.

    If I could give a negative star I would. This has got to be the worst home warranty company ever. It really doesn't pay to save a buck. That is mainly the only reason why I chose this company but again, they are the worst. They do not return calls. If you do not stay on top of them, your claim will go to the way side. I had to report my claim 3 times and then still call them to tell them I have not been contacted. I have given them so many chances. I am mainly posting this because, I called them again two days ago to advise I haven't been contacted. They said they would send the name of a plumber to me and to date, I still have not received any information. Do not believe any of the positive reviews because I'm quite sure they are either employees of the company or the people have not had a claim with them.

    We had an issue with our washing machine. The agitator was not turning and was making a terrible humming noise. We called SHW and they had a contractor from their network out to us in about 3 hours on a Friday morning. A new agitator was need and it took until Tuesday to get it installed, because they didn't have it in stock. Wish they had it in stock because it was a real pain to deal with all that laundry but other than this issue the job itself was done exceptionally well.

When he came he figured out why my Ice Machine in the freezer stopped working and I did not realize the temperature controls were not accurate.     I am so happy that SHW got my back. A broken pipe in my first floor bathroom went out and I wasn't able to use the toilet. My warranty care plan covered this and a technician was sent to my home. He found a bigger problem with an additional pipe and put in a total request with Select to repair it. They approved and he fixed a few different connecting pipes. The total cost for me was $60 plus my monthly fee of $39.95.

    I called in for a leaking heating unit and it took 3 days to schedule an appointment. It was May so the weather was up and down and had its chilly points. Karl's Appliances came on the third day in the morning. He diagnosed that one of the chips on the board completely fried from moisture of some sort. He made a temporary repair and had to order another board. It took 2 days and then the board and Karl came back. He apologized for the length of delay and told me that the part was very hard to find. Before he left he tested the heating system and showed me everything was working well. Overall I was happy with the end result.

    SHW Contractor sent: Mario's Plumbers Services. The furnace we have from 1985 lasted a while for us, but finally went kaputt. It exhibited a leak for quite some time that I was not aware of. It affected some wiring that stopped working. My first call to Select was fast and responsive. Mario's Plumbers came in within 2 days and assessed the damages and stopped the leak and changed the wires. This was a painless experience and I am happy with this contractor.

    My claim started in February of 2017 when my home A/C stopped working and SHW still has not settled my claim. My claim was denied because I did not have proof of three years of maintenance on the A/C, even though I had only lived in the home for a year. SHW said they would only pay $150 instead of the $2300.00 I had to pay to have it fixed. After many one sided conversations with SHW I gave in and agreed to the token payment. That was in April of 2017 when I had to return a signed document agreeing to the $150 payment. I am still waiting. I have contacted SHW a few times but I have gotten no response.

    In the meantime, the hot water heater went out but I chose to cover the replacement myself instead of waiting a week while a vendor was found by SHW. I found that most contractors would not deal with SHW because of bad experiences in the past, usually had to do with payments. I have filed a complaint with the Florida Department of Consumer Affairs, BBB and local agents to alert all who will bother to check.

    Even after they fixed the problem the dryer still broke down. When I called to complain they told me they would have another technician come down and I would not be charged another deductible.     When I purchased a 4 year home warranty I did a lot of research. I was on the fence if I should do it or not considering the yearly fee and deductible. I made a claim last month for heat problems. My Central Heat unit died a month back and I had a bad feeling about it. Luckily SHW was really sweet about the whole ordeal. We ended our business with them, after having to open claims and one was from like July, they didn't have a contractor that wanted to work with them.     I paid for a 3 year plan in advance, which was close to a $1,000.00. Since then I made 2 claims. My A/C quit working, a technician showed up promptly, it ended up being the circuit board. Select Home Warranty calls me and wants maintenance records for my A/C and for me to pay for the work and submit the receipt with my maintenance records for reimbursement. 4 mos later still no check!!!     I made a call about a faulty shower unit. Select Home contacted a plumber within my area by the name of Gerlad. He came in with muddy feet and then noticed this and apologized and quickly cleaned the mess. Then he went into the bathroom and surveyed the problem.     I have an expensive microwave because it is also a convection oven and has the vent system for the range below it. It costs $1250 and is five years old and the only thing wrong with it is a stuck heating element.     It is amazing to me how this company can have rating over 1 star. I purchased 3 policies and paid in full. There have been 4 claims. They have either denied or tried to negotiate each and every claim in half!! I have roof coverage: They sent me a contractor that told me he could not work on the roof for 4 months. SHW said to get my own roofer (a pain in the A), I did and paid them to do the work $650. SHW told me that they would pay me $300. Ripoff! I have microwave coverage and have a $350 built-in unit. They told me that they would not send out appliance repair but give me $75! Ripoff! I have a Viking refrigerator coverage and the icemaker was not working. They said that I did not have icemaker coverage! $550 out of pocket. Icemakers are separate appliances so another ripoff. I would highly recommend NOT buying a policy from this company. In their eyes everything is a non-covered item.

    It's just amazing how many representatives (11) one has to speak with about what you're told they cover only to find out you were LIED TO. Not to mention they are the most RUDE PEOPLE I've ever spoke with. There is nothing consistent with SELECT HOME WARRANTY. Employees refusing to provide proper identification so they can be identified when needed.

    Here is the list of people that had to deal with John-claims; JERMEL-claims (joke of a manager claims department); Edward **-UNK (joke of unknown manager position); Jonel-billing (can't do any cancellations); May-billing (leaves you on hold for extended periods of time and does not listen to the customer); JET-billing (leaves you on hold for extended periods of time; Joe AKA: JOJO-claims (claims supervisor- states claims department CAN'T cancel contract and the only representative to listen to the customer).

    Jermel-claims manager refused to provide address to CEO's (Alex Winters) until told social media will have fun over that. Edward **-unknown manager refused to pull the recording from when I signed up that the representative made promises of things this company will do only to find out that they will LIE to have you sign up with this company. It's no wonder you can't make contact with the cancellation department. It appeared everyone wants to cancel with this company.

    If Jermel and Edward ** are in a management position they lack the ability to listen to the customer and INTEGRITY. Edward ** was told that I did not want to be transferred back to Jermel in the claims department and that the claims department can't cancel my contract, Edward was told to transfer to the cancellation department, which he did not do, shows the lack of INTEGRITY he has, not to mention how he sidestep all my request. This shows nothing but proof how this company will do anything to have you sign up and RIP YOU OFF. Buyer Beware!!! You won't see any of your fixed income back.

    This company needs to be shut down, or at very least investigated for shady business practices. Once you have paid the money for warranty coverage, hang on to your hat! They will stall, hang up, keep you on terminal hold, give you incorrect phone numbers and in short, do ANYTHING to keep from fulfilling their end of a business contract. I have had a nightmare getting reimbursed (in part) for a air conditioner compressor. I have spent countless hours on hold and been hung up on more times than I can count.     Select Home Warranty customer service rep was nice and professional. However the third party technicians they work with were very unprofessional and unreliable. I contacted Select Home Warranty regarding my A/C unit twice. The first company they assign my claim to didn't even contact me, I had to contact them and then the tech didn't showed up on the agree date and time, I had to contact him to find out what happened and reschedule. Long story short, it took a few tries to get him to actually show up, Only to determine that all I needed was a new thermostat and told me to go buy one, since he had no more with him. He charge me the call fee and left. As you can imagine the new thermostat did not fix the problem. I contacted Select Home Warranty a second time to open a new claim and requested to please NOT be sent the same company.

    Select Home Warranty assign my claim to a different company and the Tech again was very unprofessional. Second tech conducted the inspection and said he would submit his report that same day and I should hear back from Select Home Warranty within the next few days to informing me if the repairs will be cover, he charge me for the "Call Fee" and took off. A week pass with no respond, so I call Select Home Warranty only to find out that the Tech had not submitted his report yet. It's very frustrating when the weather is 100 and you have no AC. Long story short, Select Home Warranty emails me telling be based on the report form the "Technician" I was not cover under the warranty guidelines. Very disappointing! Two different technician gave two different analysis. Warranty did not cover anything. Horrible service!

    The septic system is not easily owned by the people in the family but everybody is first to complain if something goes wrong. I make it a point to keep a monitoring check and call the Select team person if something is problematic.     I submitted a claim in September prior to Labor Day 2017. Today's date is 30 September. To date, Select has yet to service my claim. They are a fraud front company. The first "contractor" they assigned was an unlicensed laborer. As was the second. It's now the end of the month and still... Nothing. Select will do whatever they can to avoid servicing claims. It is in your best interest to pay a little more and buy a home warranty from a real company.

    I requested service for a clothes washer. When spoke with company rep they said would get back to me within 48 hours with repair company. I waited 72 hours and called back to be told they were still working on finding a company. A company was finally assigned only when calling them to find out when could come out. They told me did not service my area. The second company they assigned it to was no longer doing business with. The third company did not come on day they said would be here and gave me excused for why did not and why had not returned my numerous calls. I gave them 3 dates I could meet them at my house and none worked for them. I called several times after that with no response. I finally found a local repairman in my area; after waiting 6+ weeks for Select to get someone to repair clothes washer, which was 6-10 years old that had part-time retired owners before I bought the house almost a year ago.

    The washer is a top of line Maytag front loading washer that currently list for $2000. The cost to repair could be up to $700. The authorization department was to get back to me within 48 hours on repairing it. Once again I waited almost a week for response with numerous calls being made so could go ahead with repairs. The authorization department denied get the washer fixed as said was too much monies to put into a washer and offered me $200 to replace a lightly used $2000 clothes washer. After calling in to find out if this was a joke and to get them to give me an acceptable offer at buyout no one has called back. I always get customer service representative that says they are busy and either they or supervisor will get back. Did not happen so e-mailed them and got a ticket number with reply stating would be back to me within 48 hours. As I write this it has been 5 days without a reply even after sending second e-mail 48 hours later.

    I paid over $1,600 for 5-year policy (plus a bonus of another 12 months - So, I was expecting 6 years policy coverage). 31 months into it, I was trying to file a claim, all of a sudden I was told that for whatever reason, they don't have a service in my area anymore and they have to cancel my policy. They refunded my check in the amount of $173. What?!?! 31 months out of 60 months (5 years) is about half and my refund check isn't even close. They said it's in the contract where when I purchased it, the monthly cost is $27.08 (discount). But if it's canceled, it'll be counted as $41.67 per month. It doesn't matter who cancel it. As long as it's canceled, this is the policy.

    On top of that, they charge $75 cancellation fee. What?!?! They canceled it and I have to pay for the cancellation fee? How can they get away with this? They canceled on me, and they use the same policy as if I cancel on them? I called them for explanation and give them a chance to get this right. And they refused to do anything about it. Apparently this is how they scam people. I understand if they have to cancel my policy if for some reasons they can't have contractor in my area. That's fine. But at no fault of my own, I lost my policy and didn't get my money back? I expect to get $800 refunded (about half of what I paid). That's all I ask for - fairness.

    On a day when it was raining heavily I noticed water mark at the corner of the ceiling of the bedroom. I observed it closely in the broad daylight and the roof leak was confirmed. I rang up claims department and told them of the status. The masonry expert was there the very next day. He first cleaned the roof area above the patch and applied the sealant to plug the leak and then placed the tile back in position. The leakage patch started reducing and the wetness was gone in 10 days leaving only a soiled look. The home warranty team got a paint touch up done at no extra cost. All I paid was $60 for the masonry expert fee.

    This company is a joke and should be investigated for fraud. Please make sure that you read every paragraph of the terms and conditions of the contract and do not listen to their sales pitch as it does not represent what they really cover and will pay for. I bought this warranty when I purchased my house in October 2016 and paid $500 for the platinum service and then paid another $200 for an additional year.

    My washer went out in August 2017 so I called Select Warranty and after multiple calls they sent somebody out and I had to pay $45 which I thought was reasonable. The service company determine the repair would cost $600 and that the warranty company would most likely offer money towards a new washer. That is exactly what happened after six phone calls to Select Warranty. They finally offered $75 for the washer, what a joke! So after paying the appliance repair company $45 they were very generous to offer me $75 which left me $30 for my LG Front Loading Washer. Again this company is terrible, the customer service was terrible, their attitude was terrible so Buyer Beware --- stay away from Select Home Warranty.

    We had an unsuccessful claim with SELECT HOME WARRANTY (SHW). When the compressor in our 4-ton AC unit went out, we filed a claim with SHW. They responded by continuous delays imposing "allow 24 to 48 hours for our response". We were forced to find our own contractor to return to fully operational the AC system for our home (the house is a vacation home for transient lodging). They approved our contractor to evaluate but after eight days of delay they restated that they will send their contractor to evaluate. Their technician never called or came to our property. After two weeks dealing with Select Home Warranty we were forced to proceed with the repairs on our own cost. We asked to be reimbursed for part of our expense.

    At this point they asked for maintenance records for the last three years. We provided them with the invoices from the HVAC certified contractors which provided the service. At this point they restarted to delay on unnecessary technicalities such as providing a certain style of maintenance records. When we asked them for detailed description of their requirement, they never responded. Whatever the HVAC-certified maintenance contractor provides was never sufficient. We are faced with following a legal action or with resignation of our claim. Very unprofessional attitude of the insurance company discouraged us of dealing with the insurance. We cannot positively recommend to anybody services of such dishonorable entities.

    My AC broke down and they sent a contractor. He said it needed a new coil which I had to purchase. One week later it broke down again. After numerous texts to get him out there and him promising to be there and never showed or texted, we told SHW to get someone else. They chose someone over an hour away (and took several days doing it) which meant I had to pay another service fee of $75 if I wanted them out there. I was desperate with it being in the high 90's and no AC so I paid it. As it turns out, I was told that the first guy put the coil in wrong and ruined the whole AC unit, requiring us to get a whole new one. I got this verified by another licensed tech to make sure. SHW said it was my problem and I had to resolve it with that guy. As it turns out, the guy they sent out is not licensed, which explains a lot... but apparently it's still my problem.

    I have had a policy for over a year. Previously I had BPG Home warranty and this company bought them out. I just paid my renewal in June 2017 for my second year and now I'm making a claim. When I renewed the salesman dropped the service call to $45 from $75. Big deal. I called to have my GE microwave/convection oven over the stove repaired. They send me a notice that my 3 year old unit is only worth $175 and will pay no more than that. Their policy is they determine service versus cost of unit to provide your coverage. DO NOT EXPECT any real repairs from this outfit. Instead of them providing a service technician I have been asked to find my own. I will not renew with this company.

    Select Home Warranty is the worst home warranty company. Not only do they have bad customer service, but they can never pay a claim. It took 4 months for them to decide not to pay a claim after they already approved the claim. Their contractors never contact you as they say, you have to contact them and it takes forever for the contractor to get answers from them. Terrible service. I own multiple homes I had listed with them. They cost me serious MONEY AND TIME. If you are a serious entrepreneur and can't afford lag time for your rental properties, find another home warranty company. Select Home Warranty just doesn't cut it.

    I called due to issue with my garage door. I was originally told by the "salesman" that it covers that garage door. It does not. It was brought to my attention that it would cover the cost to repair or replace. That was until after I paid to have my garage door fixed and the repair guy told them that he would not be able to repair the garage door opener, it would need to be replaced... Well all of a sudden it only covers repair not replacement. This is just one of many issues with this company.

    3 days before Christmas last year my dryer goes out. Of course I was told it would cover large appliances... silly me but it does not cover the motherboard. Sorry you get to buy a new dryer. Toilet is clogged, was told again by the sterling "salesman" they pride themselves in same day or next day repair... sure, sounded good coming out of his mouth. In reality I was told the best they could do was get someone there in 5 days!!! Hires a plumber and he came out that same day and I paid for the repair. Why the hell did I pay for this service when you have done exactly nothing for me?

    I bought a home policy from Select Home Warranty in Jan and now find with my first claim I am not covered due to a "Policy Does Not Cover this" issue, the water heater is leaking and unfortunately Leaks are not covered by your policy. Please see section 6.2.7 of the policy agreement. Whoever heard of having a Policy on one's home and then find such BS. I even talked to a Jezirae and she told me if I canceled the policy I would only get $33 back on a $399 policy due to it being almost 8 months? She then told me to send in an invoice after I got my hot water heater replaced and she would see about getting me $200-250 back.

    I paid $1010 to have a new gas heater installed and got the invoice and sent it to the company like I was told. Now I get another email saying the same thing, it was leaking and it's not covered. I was even told by the installer that most home warranty companies nit-pick on things to get out of paying claims. So to all the people who leave positive feedback on the Select Home Warranty consider yourself lucky.

I ended up doing that since the summer months here in AZ are really hot and we cannot live without a/c. My contractor came and assessed the unit, we then called SHW to give them a diagnosis.     I choose this company based on the reviews listed on this site thinking that I was dealing with a professional company. The sales person had a perfect speech, I bought their "Platinum Care" plan, been a first time home buyer, I was afraid of things going bad in the house. Well, the water heater tank broke, water was all over the floor. I called the company that took a while to start their dispatch of a professional. After several phone calls, I was informed that it could take at least 24 hours till somebody would get back to me. I had to find my own plumber to do the repair. I had no running water in the house. Once the work was done, took them (Select Home Warranty) several days for them to contact the plumber I had. I had to make several phone calls to Select Home Warranty company to initiate the call to the plumber so I could get my claim processed faster.

    Once the information from the plumber was finally done, again, after several days, I was informed that they wouldn't cover the water heat damages, stating that it was a maintenance issue. The plumber told them over the phone that the water heater had to be replaced, period, leaks was everywhere on it, it was beyond repair, it had to be replaced, but Select Home Warranty company still insisted that it was just a case for maintenance, therefore the claim was declined. I ended up paying for the work done and still paying a monthly converge fee that is/was worthless. Careful, there are so many between the lines and things in small prints with this company's contract, according with what I was told over the phone by Select Home Warranty's operators that it seems like a SCAM, be AWARE of it!! Don't make the same mistake I made!

    Select Home Warranty accepted our claim within six months of moving in. Our refrigerator was giving trouble and they deputed the electrician on the job. He was quick in detecting the defective relay and replacing it. A job well done.
