    Employs dirty business tactics. I called them to make a claim. I called and told them I had a shower stoppage and bathtub stoppage in 2 different bathrooms. Select Home Warranty put them on one claim number instead of giving me 2 claim numbers even though I was perfectly clear that there were 2 stoppages in 2 different bathrooms. They did this so that now when I am trying to get them to pay what they said they approved there are loopholes so they can pay less.

    Then they were unable to find a technician in their network to come do the work so they said I could find my own technician. They gave me a very specific process to follow: The technician had to come out and diagnose the problem. The technician and I had to call Select Home Warranty and talk to the authorization department who was supposed to give approval before any work was done. Once approval was given, and work completed then I was to email a copy of the invoice. All of these instructions were followed precisely. Risa in the authorization department was on speaker phone with me, my husband and the technician. She asked what the diagnosis was, how much the technician was going to charge (he told her $650), and then she said "You may complete the work" to the technician. No authorization number was ever given to me, my husband, or the technician. I sent in the invoice on the same day as I was directed to.

    Now they are telling me the work was only authorized for $125, which they say is their standard for clearing one drain. So when I ask them why am I not getting at least $250 since I had 2 drains, they tell me it is because there was only one claim number issued. So to sum-up, they knowingly gave me one claim # when they were told there were 2 issues in 2 different bathrooms, Risa from the authorization department gave permission for the technician to complete the work without giving us an authorization number (which I didn't know was supposed to be issued because it was not mentioned in the specific instructions they gave me to follow) nor did she state at any time that only $125 was going to be covered, and now when I try to ask for at least $250 because there were 2 stoppages I am told that because only one claim number was issued that only $125 will be covered.

    So far, my experience with Select Home Warranty has been real good. There's a guy named Kevin ** and he is good to work with. I am happy with my results so far. Just started so not sure what will happen in the future, but all is well so far. I haven't had anything to break down yet but I'm sure they will come out if something breaks down. My friend, Valeri ** is the one with warranty and her air conditioner has some problems but they told me it would be 30 days before anything could be covered but that is all fair and I understand that philosophy.

    Do not, DO NOT, get a contract with Select Home Warranty!! We have an AC unit, that has been properly maintained with all records. SWH has tried in every which way not to cover any of it, even though it is covered under their plan. After asking me to send all my records, and photos of the unit, and after 4 months, and 3 technicians later... they tell me that the outside cover of the unit is rusted. This unit was maintained on my own yearly, with records. My technician has stated that the minimal outside rust on the cover of the unit has nothing to do with the internal workings of the unit.

    They told me the unit was not covered, but offered me $150.00 courtesy towards replacement of the unit (which is over $4,000.00). After my frustrations with them, and cancelling my policy for the NEXT year, (doesn't start until next month), they told me they could no longer even cover the courtesy amount. Also, in the contract itself, it says absolutely nothing about rust for A/C units. They have led me along, and nickeled and dimed their way through every little payment. Please do yourself a favor, and DO NOT waste your time. You will only become aggravated and lose your money!

    I didn't speak with anyone, purchased online. Used Select Home Warranty before though when I first bought my house. My AC wasn't working, they had a technician out to my house to fix my AC in a matter of hours last summer.     I was very happy with the pricing and the agent on the phone was very helpful in getting me to understand exactly how my coverage is going to work. I like that I can pay month to month and cancel any time with no penalty. They also have a price match guarantee, which is really helpful in getting a good rate.     I paid extra for coverage on my sprinkler system. I’ve been with this company over year. Never had a claim. About a month ago the controller box in the garage stop working. I called up Select Home Warranty and asked to have it fixed. They referred me to a sprinkler company which I called. When they return my call they told me they had no contract with Select Home Warranty nor did they come to my area as they are further south of me. I called Select and told him this. They referred me to another company which I called but she never return my call either. This has been going to this on with Select Home Warranty nor did they come to my area as they are further south of me. I called Select and told him this.     This was in the time period of almost 3 weeks. I called again and this time they said they had no one in my area they could do the repairs and told me to call someone in my area to get it repaired which I did. Select then wanted did you send them the receipt for the repair and gave me an email just send it to. It kept coming back to me undelivered. I called the Select about this the number of times and they seem to want to blame the fact that they weren’t receiving it on me. I then asked for a fax number what should I attempted to send it to numerous times but never answered. This company does not pay their claims nor are they legitimate in the way they do business. I strongly suggest you go with a different company. These guys are the worst.

    They do not cover 20 year old hot water heaters leaking. This is the 3rd claim I have placed. One they covered only $67 of a $500+ bill, and two they would not cover at all. It's best to look for a different provider of home warranty insurance. I am a homeowner. I purchased this along with the home I purchased last year. They would not cover my leaking, old hot water heater and now I have no hot water and am stuck paying for their warranty and a new hot water heater.

    I have been paying on my home warranty for about a year never had to use it. When I did I made a claim on my AC paid the $75 and was told that my coils were leaking the Freon put. I knew the warranty did not cover Freon so I had someone else to put Freon in when or if they fixed it. The contractor said they would call me and let me know if they would fix it. No phone call and no email so I called for them to say it was denied because they don’t cover Freon. Ok I know this but she said because it’s a leak of Freon they don’t cover that either. What good is a warranty on your ac or your fridge and freezer they also have Freon so I guess they don’t fix those either. So out $37 a month plus the $75 they charge to come out and tell me what’s wrong with it. If I knew that I could have called someone local to do that for free and still had that money in my pocket. Well I cancelled my contract with this company. All they want is your money.

    A week ago I went online to shop for a home warranty. I am amazed in how many companies to choose from. I cannot possibly go through all of them.     Not the same service call fee it was increased $15 and rate increased $100. the items covered list is long and includes HVAC which is a necessity. I haven’t had to use the coverage yet so do not have claims processing input knowledge yet as to how they handle the claims but it is nice to know that it will cover the costly items such as HVAC.     I literally just signed up so haven't had the opportunity to use the service yet so I can't speak to that part quite yet, and obviously that is when I will know more.     We have not actually used their service yet. We signed up a couple weeks ago and are in a waiting period because our previous warrant had expired 10 days when we signed up. After entering our information online. I continued to get robocalls 3 times a day for a week. It was ridiculous and although I kept asking them to take my name off their call list, it continued. After I threatened to cancel the plan I had already purchased if they did not get the problem corrected, they finally got it right. Not off to the best start.

    We had our furnace fix. They would not cover normal charges and we were disappointed in their customer service. I’m not sure that I will renew with this company. I called in a few times and they had no clue about the order. You need to check out what other company’s offer. This place is probably my last pick for a warranty company. I was told contract would be sent via email shortly and it was. Contract is four pages so do read it. I was surprised it excludes a tankless hot water system. So advise contract is read closely. I was looking for something that also covered a tankless water heater so keep that in mind. Also, I May want to add on a coverage for a learn irrigation system. A lot of components with an irrigation system so that will probably be of interest.

    I purchased a policy in March 2018. The sales agent rushed me off the phone although I purchased the policy. I advised him to forward a copy of warranty via email and mail. I did not receive a copy until a month later with having to call every week for a copy of the policy. However, within the 30 days I had a breakdown of my ceiling fans in my bedroom and living room in which I would tend to think the issue would more than likely be electrical. I put the claim in on day 34. I received an email indicating that the claim was denied. As a result, I was truly upset and still am that I do not have electricity in my living room and bathroom.

    2.5 months into the warranty I turned on my air conditioner and realized my air was not cooling. Keep in mind I have never out of 3 years of owning my home never these issues. I put in another claim but this time I speak with a representative. The claim is approved. The outside vendor comes out and I pay the $60. He advises the motor blower to my AC unit which is located upstairs in my home has worn out. The contractor states he will notify Select. A few hours later Select sends an email that I need to send a copy of previous invoices of maintenance and pictures of the AC unit.

    I call the claims office to validate the pictures are received. The young lady with whom I speak with is not pleasant as I think due to the lack of customer service that I have received initially my file maybe tagged in some sort of manner. My experience as a customer service manager could determine by the tone of voice of both reps that I spoke with that the call would not turn out in a positive manner. The representative advised that for the part needed Select would only pay $150. I verified my policy I had on hand and did not notate any indication of a set fee as to how much would be paid by the Select.

    I am so totally disappointed by this company and do not recommend this company for any future homeowner. I have found that they do not mind taking your monthly payments but when it's time for a service they do not want to approve a service of repair. So, if you are interested in a home warranty I advise future customers RUNAWAY FROM SELECT WARRANTY. THEY ARE FRAUDULENT AND WILL TAKE YOUR MONEY WITHOUT A SERVICE. THEY DO NOT MIND denying your claims. I have had 3 denials. I demand my money back.

    It has been a difficult, confusing and frustrating experience trying to renew my policy. I was barraged with 15-20 phone calls even though I had spoken to 2 agents, Issac and Abraham and received different offers and conditions from both of them. It frustrated me that I could not send a check as I did not want to use my debit/credit card as we are selling our house and I do not want the possibility of being bound to further payments.

I asked him to send me an e mail detailing the specifics of his new offer and did not receive this. I called back and got Issac who agreed to accept the previous offer of 2 months at $35.00 and we processed that, for which I am grateful. I have asked for an e mail confirming my continued coverage until Aug. 3, 2018 from Issac and hope to receive this. I will be sharing our experiences with Select with the new owners of the home.

I told select I called my own plumber who came quickly. While plumber was here, we tried to get authorization but no one got online from Select or called me back when I left my number. Select has emailed me that they will honor the emergency claim, so I am pleased with that resolution.

    Had a Select Home warranty policy. Requested a claim for a septic issue which I paid extra for that coverage. They were not able to find a septic company who would accept the job and it took over two months before I finally decided to call a local repair company and pay for the repair myself since they said I had that option. I didn't call sooner because I knew if I paid I'd never get reimbursed from them and I was right. They had every excuse not to pay so I cancelled the policy. Now I have to wait 30 days for more to get my money back less whatever fees they will steal from me. I can't say enough how bad they are. Do not use them.

    My house had an AC problem. SHW sent a contractor to check and found that the compressor broke. It just suddenly stopped working. SHW asked for 3 years record of cleaning or else they won't cover. Although the contract does state they reserve the right to ask, they don't have to ask for it. We only stayed in the house for about 2 years so there was no way to get 3-year record and who would keep a receipt of 2 years old? We also paid the technician with cash. Why 3 years? They should just ask for 30-year record for AC maintenance. The customer service email had a conceited attitude as well.

    I didn’t think I could find a worse company than American Home Shield but guess what I did. Select Home Warranty fits the bill. On my contract it states that my refrigerator is covered, I thought if they couldn’t repair it for what they determine it is worth they would replace it with the same quality as the one I have (at least that is what the salesman told me. I told him that was the reason I was leaving American Home Shield. They replace with junk.), it Select Home Warranty will only give me the cost they estimated to repair it which is $ 175.00 towards a new refrigerator.     I submitted a claim for our heat pump. I received an email stating that the claim was approved. Now comes the issue. They say within 24 hours I will receive a call to set up an appointment for service. I did not receive a call. I called the heating and repair company and they have not received an invoice. I have contacted Select Home Warranty 4 TIMES and each time they say the invoice was sent again. When talking with the heating company, they tell me this happens all the time and can take up to a month or longer - so far, I am on 15 work days.     Our HVAC needed to be replaced. We called Select Home Warranty to have them come out and check it. Twice they dispatched people that do not work in the same state and it took a week for them to finally allow us to call our own company. After we called someone Select requested pictures and a maintenance order which we provided. We also gave them the maintenance report from when we purchased the house 6 months ago from inspection. They then told us they would give us only $150 unless we could produce 3 years of maintenance records. We just moved into the house and the prior owners did not give us any such records. Select said we are out of luck and they will not reimburse. The home warranty policy is worthless for new home buyers and their customer service has been very difficult, no one wants to answer your questions, and they say they can’t do anything to help.     It's been 2 months and they still haven't sent me my refund check. If you file a claim, you have to show receipts showing you've had annual maintenance on your appliances for the past 3 years.     I am a single parent. I took out Select Home Warranty for a just-in-case policy, should something fail. I had both a hot water heater issue and an air conditioning unit malfunction. For both situations they were full of excuses not to pay for repair, even though their technician said the problem was from normal use. The air conditioner, technician took ten days to get there, in the state of Florida. I had to pay for a/c window units, while waiting for them to come. The a/c was a Carrier ‘Infinity’ of which they refused to cover, even though I had maintenance records that everything was fine. I finally had to call my own tech people in both situations to have the above taken care of. So, not only did I pay for the policy, I am also out an additional $150 for two-times a technician come out to say they wouldn’t cover it. You do the science. Definitely, DO NOT use this company. It is nothing more than a money-making scheme!

    If I could go back in time and select another company I would because of this. “9.1.2 You are responsible for providing annual maintenance and cleaning by a licensed technician on covered items to ensure continued coverage on such items. Select reserves the right to request prior years (3) maintenance records and/or pictures, without proper maintenance records and pictures the maximum payout on any system/appliance is up to $150.00.” So if you have no records and your a/c dies you will only get $150.     Straight away within a month of my warranty coming in to effect I had an issue with the dishwasher leaking on the floor.     I purchased a Premium Home Warranty Plan from Select Home Warranty in June 2017. In October, I filed for service for my dishwasher as the dishes were not coming out clean enough. Select Home Warranty flat out denied my claim since I said the dishwasher door doesn't close tightly. A month later, I filed a claim on my KitchenAid gas range oven which was not working. They again denied my claim and said since I couldn't open the oven door. I called KitchenAid and they showed me how to open the jammed door.

    So, I call Select Home Warranty back and filed a new claim. It took over 6 weeks for them to find a technician to come and look at the range. (They can't find contractors because of the low pay and horrible way they treat their clients.) The contractor said the range needed to be replaced but Select Home Warranty never even bothered to contact me with their decision. Weeks later, I called and only to be told that I will be compensated $125 for the replacement of the range. The range was over $3000.00. This company has over 4,000 negative reviews with the BBB, Yelp, Youtube and so on. They must be made to honor their contract and stop scamming people.

    I Travel, had for years, and never ONCE have we had connection with knowledgeable call center person. Mar 2018, attempted washer/dryer repair, again, SHW never sent a tech that was able to repair root problem. Continuously told, wait another 24 hours with no result. Finally they said they would only cover 125 of the bill, and I had already paid co-payment. So we are out after really giving our best foot forward. I believe in the concept just not in SHW.

    A consumer that has paid out thousands upfront for your insurance, and then denied coverage based on your numbers, not what you originally gave to believe would be solid coverage. I have not had one incident with a favorable outcome with your company. This is another incident of getting ran around, I am now responsible to not only send you more documentation to get a sum that you know will not cover repairs, and I still need to pay the co-payment. How does any of this appear fair or reasonable to an invested consumer. I am sure the following is expected and of no surprise. After these claims are completed I am terminating coverage with Select Home Warranty. Please send me the documentation to cease coverage with your company, and retrieve my money for time not covered ASAP.

    A couple of months ago, I was seeking a home warranty. I contacted Select Home Warranty and another company. I ended up going with the other company and about 3 weeks ago, I asked Select Home Warranty to stop calling me. They said they would. But they kept calling. I blocked the number and they just called me from another number. Today, I called them and asked them to remove my number. The first time, they hung up on me as soon as I asked them to remove my number. I called right back and told them I asked them 3 weeks ago to remove my number. They hung up on me.

    I called a 3rd time and said, "I'm reporting you to the FCC." The woman (the other two were men) said, "You don't even know who I am." I told her I didn't need to know who she was and that I was hung up on twice today for asking to have my number removed. She said she would make sure my number was permanently removed and that her manager would investigate the calls. I don't believe anything will be done but I do believe they will sell my number. Do NOT fill out a contact card for this company unless you want to get nasty attitudes and multiple calls a day.

    9 days ago I called in a service claim for one of my appliances, 9 days past and still had no service. I called Select 7 times and still no service. They had excuses that they could not find a technician. It only took me 1 call and I was able to schedule a service call.     About a month ago, I called SHW for a service repair for my HVAC system.     For the past 3 years I have been dealing with X Company but there is something I can’t accept. This is the main reason why I had to go with SHW. I called for my AC unit and they responded and fixed it. 2 weeks after the repair same issue happened and another week past it’s still the same.     Several of my claims got approved for appliance replacement parts but the roof leak repair only covered just repairing the leak. They did not actually replace my roof to make sure that it would not happen ever again. The roofer called in said he could remove and retar just a very small section to stop the leak.     The odor emitted from the water line was awful. It have half the house stinking like rotten eggs. I was given a generous time for a plumber to come and take a look at it. He took a long tool with a camera and searched inside for the backup. He found that a rodent was stuck in the pipe and would have to get it and dispose of the thing. It was disgusting but he did what he had to do. I respect the job that was done.

Put in my claim weeks ago and I have had to harass the company nonstop and the electrical work still has not been done. Of course Action Services cashed by co-pay check and then disappeared.     My AC/Heater was taking a long time to heat or cool so I called Select Home Warranty. A technician came to the house and discovered there was a hole in one of the vents. It was allowing sand and leaves into the unit. This was the only claim I ever submitted and they denied it. I was told the only thing they do with AC/heating vents is re-attach them. They do not repair anything else. The customer service person kept repeating this rule was stated in certain sections of the contract. It is certainly not on the website for their services. I wasted $400 joining Select Warranty. By the way, the contract they sent to me after I requested it is in such small font you cannot read it. You need to take it and have it enlarged.

    I have had many home warranty companies over the years and this one has been a nightmare. I agreed to a 5 year contract to reduce fees paid and I paid it with my credit card. Every issue I submitted was an argument to get service. Nowhere was I ever told ANY issue would be prorated on the age of the equipment. My home was only 7 years old at the time. I have filed complaints with the BBB to assist in resolution. On my last complaint with my washing machine the cost to repair a 14 year old machine in excellent condition was 250.00. They offered me 100.00 as they said it was not worth repairing although the tech told me that it was in excellent condition.

    I filed a complaint with the BBB and they came back and said they would pay 150.00 which I accepted. No one from SHW contacted me so I called them and was told they would only pay 125.00. I told them they had previously agreed to pay 150.00 and they would not pay more than 125.00 and no email could be found supporting my claim. I told them that was unacceptable. I filed a complaint again and they disregarded the previous email stating they would pay 150.00. They did the same with my microwave, offered 90.00 if I would send a receipt for my purchase of a new one. When I had issues with my air conditioner I had to take photos of the outside unit and forward any receipts for yearly service.

    Since the screen was rusted they said I am not taking care of it and refused to pay. My insurance with them ends in November and I will never use them again. Maybe some people have success but eventually they will turn against you. I have tried numerous times to cancel my service but they never let you go or they say after they deduct any repair costs they paid you have no funds left to receive. SHW is a group of scam artists praying on the public. I am surprised New Jersey allows them to continue to scam the people of the United States.

    My daughter put in a request for service on their central AC system in May of last year. Still no resolution. Were asked for three years of maintenance records, even though they had not been in their house that long. AC system still not repaired. Also, I put in for repair of a disposal in my house, had to find my own repairman since I never got a call from anyone they said would call. One company stated that they did not work with Select Home Warranty because they had not been paid for the work they did. Had to pay for the repair myself in October last year.     For years I paid for this service but never needed them and once I did need them they failed at every issue (5 times since last Sept. 2017). I am still waiting for them to reimburse me for 3 activities they failed to even attempt to fix from last December. They also state that they have a signed settlement paper on an activity that I know I never received nor sent and they will not (after a number of requests) send me a copy of that form. They intentionally seem to delay their response and I believe that it is because they do not have the specialists available in the locations that sell their insurance in.

    The main reason for purchasing a home warranty was due to the intermittent breakdowns of our homes air conditioning units. On 3 separate occasions, during the first & only year I had this service, we had to wait over 3 weeks to get a technician to come to our home to diagnose the problem. On the last service request, they took so long to respond, that I elected to pay myself & then file a claim for reimbursement, as per request of CSR of Select Home Warranty. BIG mistake. I had to make 6 calls over the course of months to receive my reimbursement. I used to be a car salesman & this company makes us look like angels. The WORST CUSTOMER SERVICE EXPERIENCE I'VE EVER HAD, BAR NONE. I would never use this company again. Complete frauds in what they cover & totally unresponsive to customer requests. The state or federal government should put them out of business for misleading the public.

    The plumber stood me up on the first visit and I was very angry. I called in support who said that this was isolated and I told them I wanted someone immediately. I was told that they needed to speak with management.     Under the pressure circumstances I have because of juggling my whole family and a house Select's warranty plan has saved me efforts of time and energy finding a handyman. They seem to always be busy and I don't have all day searching to find someone to do even the simplest job.     I heard about Select Home Warranty through a friend. So I did some researching and saw good and bad reviews. Human nature would always check on the bad reviews and if they don’t like what they see then they solely decide on that. But for the wise people, they would really research and do their home works before getting themselves get caught into it. I called them up and was lucky enough to talk to the most patient Sales Rep. We talked over 3 hours on the phone going over what is covered and what is not covered. That guy, Tony, was very thorough, I signed up that day and guess what. I am about to renew my contract with them for the 10th year. I am very satisfied with them.

    I have been using Select Home Warranty for about 4 years now and are about to renew my 5th. Through the years, I have filed a lot of claims and I am very happy how quickly they send out people to do the work orders.
