    I just purchased a new home and my agent signed me to Select Warranty. Since I've been a client they have not helped me. I called and ask to cancel. It's a 75.00 cancellation fee. I wished he could have found a better company. . This is the worse company I ever been with.

    I called for a WH repair, on the 28th, the tech said that I was out of his service area, it is now 10/03 and I still have not heard back from Select Home Warranty for a new contractor to fix the WH. I have called them three times now, and they apparently have no supervisors only an email address to lodge complaints. I filed a second claim for a faulty Washer, and when I called the repair place, they told me they do not work for Select Home Warranty anymore and have suspended their account. Not only that, the contractor was an hour away from my residence. I am still waiting for a contractor on that issue as well. They have since escalated my claims, but it has been two days now and still nothing. What a scam of an operation!!!

    Highly un-ethical business operations with no integrity, questionable service model and network of repairmen. None of the network service providers seem to be getting paid at all -- which brings the question on their legitimacy. Looks like they trap the customers and then harass and torture them. It has been 5 days now and nothing has happened and I am without my primary kitchen appliance at this point. Since I am in a contract -- I cannot switch unless I am willing to forego my entire $345 money.

    I gave the company 2 stars because when you speak with the customer retention department, they are responsive. I have had the warranty for about 1 year and signed up due to the great pricing and I had what I thought was the top plan. I have filed several claims with the company, only one of which went through (garage door opener), all others were denied. Even before I could get to the denial process, getting the technicians to the house was difficult. I had to call them several times, one technician said the company had not solidified his contract (even though they were sending customers to him), one technician forgot to submit his diagnosis which delayed things about 1 month, and the last told me he had concerns the company was fraudulent.

    There is a lot of fine print in the contract that leads to a denial of the majority of the claims. Ie the most common problems you will have in a house are supposed to be covered, but actually are not. If your AC needs refrigerant (this will be denied), if there is a leak in the AC (denied), if you have roof leak coverage and a shingle slides to the side (denied), if there is a space caused by wind in the roof (denied), policies cover electrical services supposedly (if the socket is on the outside of the house this will be denied), and if you need a diagnostic test of the electrics (also denied). Yes, I got a deal on the price, but it has MORE than made up for itself in the out of pocket costs in my home because the warranty covers little to nothing.

    I submitted to the Better Business Consumer Department due to the company promising me reimbursement for having to secure my own technician due to theirs being questionable and untrustworthy. After 2 months, they had not produced this reimbursement. As soon as Better Business became involved, they responded, but again failed to send the money. It took a third call to finally receive payment. I recently submitted for a roof leak, which I knew they would deny from past experience, and I was 100% correct. It took 4 months and multiple complaints to get money owed to me, but it took them 4 hours to deny my claim.

    Spoke to the roofer who went to another home that day with the same warranty for a roof leak, also denied. He was kind enough to work with myself and the other homeowner to resolve our issue due to the multiple out of pocket costs in our homes and his observation that this company was very different than others he had worked with. There are some good reviews on here and this is why I went with them originally, but this has been a large amount of stress for me and I will be going with another company and willing to pay more to have a more honest and dependable company when I file a claim.

    I called them and said, my AC's fan doesn't work. Also it was rainy in Houston and it seemed it was leaking... After 4 they didn't show up!!! I called them. They said, "Your AC is leaking and we don't cover it!!!" I said, "Don't you think you have to call me because my family and I are waiting and have horrible time? Also I am not AC technician... You have to send a technician here to find out the problem, then if the problem was just leaking, I paid you $60..." They realized if the problem is fan, maybe it cost too much for them. I called them 3 times and they never sent me someone.

    Bought the policy. Wish I could pay for three year policy every year instead of upfront. Company should have this option of paying yearly instead of upfront for all three years.     The communication was great. Quickest it has ever been. After submitting my claim, I received a call back within 10 minutes. I also recieved my denial the following day. Typically, it can take multiple days. This is another claim, not covered. Coverage is really poor. Many things are often not covered, for one reason or another. I have had this claim for nearly 13 months and only one claim has been approved. Very similar experience for my daughter as well.

    We had our 6 year old GE dishwasher stop working and put a claim in. They could not repair it, so rather than replace it (as they advertise) they said they would send us a check for $150.00. We priced dishwashers at Lowe's, the cheapest was $429.00 and Home Depot the cheapest was $398.00. We are senior citizens on a fixed income and do not have the money available to buy a brand new dishwasher. You certainly cannot purchase one for $150.00. We’ve always had home warranties and have used most of the top ten companies recommended. Guess we will be looking for a new company and do more research and read the small print.

    This company is a total scam. I had my water heater leaked on Sept 18, 2018. I found that out when I went back home that night. Called them up, right away. Told them specifically, that the water heater is leaking at the bottom and at the middle. The representative took all information and told me as per my policy, it's covered. They just need a diagnostic report. He said they will assign a tech to come out and get the diagnostic done in 24 to 48 hours. In the meantime, I called the manufacturer to find out if there's any warranty left. There wasn't any.

    The manufacturer heard the problem, and right away said that the unit needs to be replaced. I also spoke with a local water heater repair company, and they said the same thing. So I called Select Home Warranty and conveyed him the message. The rep (different rep this time) again said, "Don't worry. It's all covered. We just need a diagnostic report. Once we have that, we will replace the unit". 70 hours went by, they couldn't assign a tech. So I called back.

    After 6 and half hours (from 8 AM to 2:30 PM) of back and forth conversation with multiple agents, finally got hold of an agent who, after taking to her supervisor, told me that since they are having hard time finding a tech, they are approving the replacement of the unit. So I requested her to send me an email confirming that. She said she just did. So I hung up the phone, and received a general email from them, saying all general stuff that they have been telling me over the phone. So I called back to find out the status of the approval email. This time, a different agent told me that no way they will approve it without a diagnostics.

    Finally on Saturday they were able to assign a tech. The tech came by Monday morning, and I had to pay $60 service fee for them to come out. As soon as the tech looked at the heater, he said, "oh... this need to be replaced". Accordingly the tech sent the report to them. Once I heard that the diagnostic report is already with the warranty company, I called them to find out the outcome. No response for 2 straight days. Then I received an email from them, saying that they are denying my claim since it's a water leak. First of all, water leak is one of the major problem on a water heater, and that's the main reason lot of people will buy warranty for. And this company didn't cover that. 2nd of all, I have been keep telling them about this leak.

    They could have told me that at the beginning that they wouldn't approve any leak. In that case I could call my own technician to replace it. It would have saved me time and that $60 that I paid for the service call fee. Anyways, long story short. I would never recommend anyone to do any kind of business with this company.

    When I purchase my plan the next day which was Sunday morning I receive 45 calls in 2 hours from 8:30 to 10:30 a.m. They left a message at 8:30 and that's all I needed. I was working so I couldn't call back immediately but they kept calling. Just fix that. It felt like it was a bill collector calling me. The guy said he only called me twice and he doesn't know who called me those are the times.

    I opened the case to get the repair done for electric oven where only two burners out of four were workng. But tech found infestation and assumed cause of the damage was due to bugs. I was hoping tech would have at least tested to find the real cause. Warranty company handled the case better by offering partial replacement cost of the electric oven.     The process took a little longer than I had anticipated, but it did come thru. This appliance is in a rental unit. The problem with the A/C was it was leaking quite a lot. I had my tenant stay on top of emptying the catch pan so it would not leak between the walls. She graciously did so every day.     I have had other Home Warranty co. And this one is by far the worst. I took this policy last year right after losing my husband and so far they have denied every claim that was supposed to be covered. First one week of his funeral my water heater broke leaking everywhere, they said "Well yes part of that is covered but we are on back order for water heaters so it will be 3 to 4 months!" I had to buy a water heater and pay for private installation then much later got a -very partial-reimbursement check. Since then three claims were outright denied. They are a sham company. I wish I had not paid upfront for one year.

    I was told by the salesman that with this warranty I would only have to make the claim and pay my deductible. They didn't have anyone that would come out to repair my dryer. I had to find my own vendor, set it up, pay for it and then submit all the paperwork for reimbursement. I was told it would be no longer than 30 days. Today (34 days later) I have not received the reimbursement of $124.00. I called and was told that there was some sort of delay but they could not tell me what it was. The representative said he would escalate the reimbursement when we got off the phone. Somehow I do not believe that was the problem. They do not do what they represent and I feel they are taking advantage of me. I had to put up the money for the total repair and have not received anything from them in over a month. Not even an email. They have not hesitated to continue to charge me for the warranty in the interim. Changing companies!!!

    This company has lied to me and will not approve my claim stating I have a Freon leak. The contractor has called them 5 times and stated there is no leak and I'm still denied. My claim is on my HVAC System. The Compressor is weak and there is a blockage in the coil. I called them on 09/13/2018 and it's now 09/25/2018 my AC is still not fixed because they claim the contractor told them my system had a Freon leak.

    I received a denial email from them on 09/22/2018 stating them that my (water heater claim) has been denied due to my (water heater leaking). I called them immediately and asked why I got a email stating water heater when my claim was for My HVAC system. They said sorry and told me my HVAC claim is being denied due to contractor stating there was a Freon leak. I told them that the contractor said no such thing and asked me to hold so they could call contractor and confirm there was no leak. Since it was Saturday contractor did not answer.

    Contractor called them back on Monday 09/24/2018 and confirmed with them that the system has no leak. Then he called me to notify me that he called them and confirmed that there is no Freon leak. Today 09/25/2018 I get another denial email this time stating my HVAC system has been denied because they have determined once again that my system has a Freon leak.

    So again I call the contractor and they once again confirm that there is no leak in my HVAC system. The contractor and I did a 3-way call with the warranty company to once again confirm there is no leak in the system. They left us on hold for over an hour and told us that a supervisor needed to call us back. Few hours later I still have not received a call from the supervisor.

    In closing it has been 2 weeks since my A/C went out and I live in the south and it's hot and my Home warranty company is lying to get out of having to put a new system in that a contractor that they picked and approved suggested be done. They never said system is leaking but you say they have. My next step is to have my Lawyer handle my claim with Select Home Warranty and inform all the local news outlets of their unwillingness to tell the truth.

    Buyer beware. Policy is a waste of money. They find any reason they possibly can to refuse payment and have intentionally non-specific language in fine print, to include their right to refuse payment for any reason (which they will find). I was denied a claim due to service that was performed on a system 3 years before I bought the house or the policy. Customer service is the worst. You are only allowed to speak to a rep who can do nothing more than log your call. They cannot answer questions and will only submit a request that someone call you back in 24-48 hours, but it usually takes 5-7 days.

    I signed up for a Home warranty with Select Home warranty in June 2018. At the time of signing up the agent sweet talked me into extending my warranty for a 3 year contract, and no mention was made that the warranty covers replacement cost of the equipment/appliances in the home and not the appliance itself. This was after they were informed fully well that the house was built in 2000 and the equipment in the house are older. Since no disclosure was made as to the nature of the coverage - based purely on good faith - I went ahead and signed up for a 3 year contract. Subsequently - now 2 weeks ago we noticed that our water heater was not working as well as it should - (Takes longer to heat up and produce water). A technician was sent to inspect the equipment. All that he did was ask us how old the equipment was and told us that it had to be replaced.

    Select Home Warranty contacted us and first offered to pay an amount of $225 (the replacement cost after depreciation). Now after complaining to BBB I am told that an amount of $275 would be paid and that the rest is out-of-pocket. A new water heater costs $2000! What kind of warranty is this? I have not only lost $1000 I paid for the warranty plus a service charge of $60 to the technician and I will also have to shell out another $2000 for a new water heater. Select Home Warranty are big scam artists, and their coverage also looks to be terrible. Please read the fine print before signing anything. There are other home warranty companies that provide a better service and replace the faulty equipment. $275 for a $2000 equipment. Really!!!

    Took 6 weeks to get a service tech out for 2 claims one was pool heater second was clothes washer. Upon contacting other local appliance and pool contractors they shared the many alike stories of previous experience working for these crooks and explained why they wouldn't accept any work from them. I had over 38 calls into the customer service number always asking to speak with corp., or a manager, or someone who can handle this. 6 weeks was just not acceptable to go without a clothes washer with family of 4, with wife 7 months pregnant when this all began.

    Finally they contacted a new appliance contractor who was willing to take their work order. He fixed the washer and I wished him luck on receiving his fees once the job was done and shared the many horrible stories that I had been told over the last weeks. For the pool heater, originally contractor came out and identified needed electric fuse box replaced which took another 5 weeks for them to find electrician willing to accept their work order, then 3 more weeks to provide work order to original pool contractor. They came today and said system needed to be replaced and Select said, “Sorry but your warranty only covers $400, and system is $5500 to replace.” I want anyone who is reading this to understand you’re covered but make sure to read the fine print on what they actually do cover and what the limit they will pay.

    The salesman who I worked with explained that my executive warranty covered full replacement and this was certainly not the case. I have requested cancellation and asked to speak with billing and or/manager so I would know how much they think they are going to take for 2 months of the warranty as was hung up on. Buyers beware, stay away from this Home Warranty provider. They are a scam and our government should investigate how these warranty companies rip off hundreds of thousands of good people daily.

    Purchased this policy for 5 year term. About 1.5 yrs in water heater needed to be replaced, they found a way to wiggle out of giving us a dime! Next, about 3.25 yrs in the a/c unit blows needs to be replaced. AGAIN they came up with every excuse about why they cannot help us with the cost of replacing it... They asked my husband some questions when he initially called knowing that they would not be able to help us (as a result of his answers) and NEGLECTED to tell him right then that they would not be able to help us. We SUFFERED for 2+ days in 100 degree heat fooling around with them back and forth to be told they can't do a thing!     I called the claims # on Sept. 8 and spoke to Joya a very professional lady. At the time she asked me for the model & serial number of the dryer. She advised me someone would be contacting me regarding a technician coming to see the problem. On Nov. 12 I received the name and phone # of the local repair company. They set up the date of Sept. 14 to have a tech come and see what the problem was with the dryer. He took it apart and found the problem. He reported it to his office and on Monday, Sept. 17 they sent the paperwork to you. She called me and advised it would take 24-48 hours for me to hear back from Select.

    On Sept. 19 I received an email asking me to submit the serial #, model #, claim # and a picture of the dryer and also a picture (on the inside of the dryer door) of the model # and serial #. I had to reply to your email which I did today and I was immediately notified that you received the claim information and would be back in touch with me in 24-48 hours. I called customer support regarding this request and he said that was your procedure. However, he said that at the time the tech was here I could have called customer service and the tech could have talked to someone in the authorization department, and possibly given the authority to fix it. This would have saved about 1 week of time. I feel your procedure is very cumbersome and time consuming for the customer. I don't like the hoops I had to jump through in order to get this taken care of. I still don't have an OK and it has been 12 days.

    From the initial process of filing my claim and being assigned a provider, to then having to provide photos and waiting to hear if the claim has been approved has taken over 2 weeks. It has not been easy to be 9 months pregnant with no dishwasher and not knowing if I will be able to get it repaired before going into labor with my second child.     Needed to have a hot water heater replaced before 30 day mark. Called at day 17 and account wasn't even set up after paying in full! When claim was denied I asked to cancel policy. They kept calling back (4x) and offering to reconsider claim - then the next call would be claim denied. Apparently leaking and corroded hot water heaters are not covered under this policy even after 30 days. I chose to take policy amount and pay for my hot water heater myself. Nothing is worth the hoops they make you go through. 24-48 hours is the window they give for response. Sometimes life does not cooperate!

    I found the customer service reps hard to understand - and when you voiced a complaint or made a comment about the level of service received they were critical - they even insulted my plumber when he called them (at their request). I am now waiting to see if I get my refund. The last rep threatened to have a charge put on my account for making an early claim. According to them it will take up to 3-5 days to receive refund. Here's hoping I get my money back. Good luck if you chose to do business with them.

    This was the worst service I've ever had. Submitted a claim for 187 dollars. Was told I would receive my money by 15 Sept 2018. Called on 17th and found out that the check was not even processed. So I was fed up and wanted to cancel the policy. I was informed that I would get a "Non Discounted" pro rated refund, less any claims paid. Short and sweet of it, I will probably on get about half of the $1200 I paid for the program, and I have had the policy for 6 months of the 36 month plan of which I enrolled. Sadly, they are within their legal rights to do this, so I want to say BUYER BEWARE!!! I THINK THEIR BUSINESS PRACTICES ALTHOUGH LEGAL ARE ETHICALLY AND MORALLY WRONG. Not the type of business I would recommend to friends.

    Updated on 09/26/2018: I was contacted on 21 September by Ron at Select Home Warranty Begging me not to cancel the policy. He promised that I would have my check by Monday 24 September 2018. So I agreed. As of today, September 26th, I have not received the claim money of $187.50. These people are not trustworthy. They do not keep their word. Stay away. All that they have done is delay so that they can keep more of the money that I initially paid. 3 years at a total cost of $1200.00. Today they wanted me to be patient and they would void that check, and cut me a new one. Wait more time for it to come. What at scam.

    I called to file a claim that my AC was out on September 14 and they assigned a technician company who doesn’t service on weekends. I was stuck with my AC being out all weekend and upon Monday morning, the technician called to say that my house was out of their servicing range.     I have a Select Home Warranty, platinum plan. When I enrolled, I specifically ask about A/C and heating system coverage, I asked too many time to confirm the coverage of all parts of HVAC system salesmen told me, "Yes everything is cover." But when I had a problem in the zoning system to control the temp in my every room, when I filed the claim, a technician came after two weeks, and then they said, "You have to call the company and ask to send another tech who work in this system." I filed the claim again and another tech comes after another two weeks, and then he checks the problem and let me know that "company will contact you". I waited for two weeks to call but no one call, but when I called to get update, they said it's not cover in plan. I ask to get my recording of calls with the salesman, when I bought the policy, they refuse to give it, so make sure, this company is worst ever.

    The reps need to learn how to be on the same page. I was told by 3 people that my claim would be taken care of yet 4 people said no. After hours of calls I finally cancelled. Terrible experience. I was charged during this 2 month process just for them to tell me they can’t help me, "BUT next time we will make sure to get it right." Funny right? Why would I give you the opportunity for a next time if you can’t help me this time? Advertising and communicating false information is not what I am looking for in a home warranty.     I have been in communication with the claims department at Select Home Warranty through email and phone for three months now. There has been no progress in the reimbursement of our washing machine repair. Via email, I was approved for a cash reimbursement on June 8th ("We have processed your claim for policy... You have been approved for a cash reimbursement... which you may use towards repair or replacement of your current unit." Via email, I sent in the invoice on June 11th. The "reimbursement agreement form" was not sent to us until three weeks later (after an email reminder). On July 6th, an email confirmed that "a reimbursement check has been processed. Refund checks can take up to 14- 30 days to arrive".

    On a separate matter in July, I cancelled my policies for my homes. On August 14th, I sent an email for an update on the status of the same reimbursement, only to be given a phone number. Upon calling the next day, and speaking to TWO departments, the claims department reported that they sent the check to the wrong address (the correct address was absolutely provided on the agreement form) and are inspecting the matter. They did NOT follow-up after stating they would do so.

    Two weeks after the phone call, on August 27th, I sent an email asking for an update on the status of the reimbursement. There was no response. I called again and was told that the check is sitting in the office and has not been mailed, that it would get mailed within a week. No check arrived. Instead, an email from the billing department two weeks later read, "Your policy is cancelled and refunded, we cannot pay out on any claims." I gave the company the benefit of the doubt and clarified that "The reimbursement I was referring to was in regards to activity from June. This was a month before I canceled my policy in July."

    For over three months now I have been waiting for the reimbursement, that is of my washer replacement. I am more than dissatisfied with the customer service provided by Select Home Warranty. I have exhausted my efforts in dealing with the lack of communication, lack of professionalism, and lack of respect that was demonstrated by the company.

    I needed information on the process and the status of my request for services. This was my 3rd call as pointed out by the "Supervisor". I called because the notice I rec'd stated I would pay $125.00. I was told a need notice would be sent that I would be paying $75.00. The next notice was sent with $125. I called because my portion was still listed as $125 which is what the provided rec'd as well. I was told that he would know that I was to pay $75.00. Needless to say I paid $125.

I was transferred to "The Supervisor" who seemed to be irritated because I had called "3" times about the same (unresolved issue). Told me he would send me a copy of the contract which shows $75.00 which he did. The contract was adjusted to show $75.00 however the emails still have $125 which is what I paid. I am not sure why the $75.00 fee wasn't sent to the contractor. I plan on filing for the reimbursement soon and hopefully I won't need "The Supervisor's" assistance.

    In the policy document there is a section that states if a claim is filed within the first three months the total liability is $150, after three months the liability increases to $500. I filed a claim on my dishwasher a little over a month after I purchased the policy and ended up paying a little over $150 out of pocket along with their allowance of $150 for the repairs. After repairs were made had a similar issue and Select is denying the claim and telling me that since I made a claim in the first three months my total cap for that appliance for the year is $150 and the allowance does not increase to $500.

I especially liked part of getting to use now technician/company if Select Home Warranty approves. The plan seems clear cut and easy to use with a phone number to contact should there be any issues with the covered appliances or systems.

    Make sure to read the fine print, as they will only do what is stated in print. I had dual HVACs, and they would only cover one - per the fine print. Make sure you understand the coverage you are buying, as you cannot add new coverage in something that you are calling to repair. There are a lot of warranty companies to choose from, and I think as long as you read the fine print and do your homework you will save money.

    Bean (new claims dept) worked w/ me. She was knowledgable, didn't rush me and was courteous. Her communication skills and understanding of my concerns were excellent. She was easy to understand and helped me decide which plan etc. was best for me. I purchased the plan with the understanding that I was to get $200 off plus 2 free months. Code: 200OFF. The salesperson is suppose to call me and resolve that. I choose the Platinium Plan because it covered all the areas I was concerned with. I choose your company because you have the best plan and price for what I was looking for. In addition your service call fee was very reasonable. Also a friend had your plan and was very happy. You also offer 3 yr plan which I will ask the salesman about.

    So far, this is a nightmare of a company. I purchased full coverage, and not soon after my water heater starting leaking badly, broken. Called Select and told them, "Can someone come out and look at my water heater, it's leaking." They said, "it's leaking? Sorry but according to the "details" under water heater coverage, we cannot file a claim for you if the water heater is leaking." So out of pocket comes $1000 for a water heater and installation. Great coverage.

    A week later a strong sewer odor is coming from my bathroom, probably something going on under the toilet, my friend said probably sewer gas is leaking because a seal is broken. I call Select, tell them there's a strong sewer odor coming from the bathroom/toilet. They ask me, "is it leaking?" I am quick to answer, "NO, the toilet is not leaking." They say, "Ok, you will get a response to your claim VIA EMAIL within 48 hours." This was on a Friday, Sunday comes and no email. I call them, they say, "Well to give you heads up, your claim will probably be denied because there is no leakage, and we do not cover odors." So I tell them resubmit my claim and say the odor is probably due to a leak, ok? At least they said ok, but this is a nightmare to deal with company, because:

    - The customer service reps are in Asia with strong accents and no clue about anything.
    - They respond to your claim via EMAIL, they do not call, and they take over 48 hours to respond, that's if you can find their email. What a joke that is in of itself.
    - They do not cover anything, because whatever is your problem, they will find it in the details that that particular issue isn't covered, sorry.
    - They do not tell you what the "details" are for your coverage until you file a claim.

    DO NOT BUY HOME WARRANTY WITH SELECT!!!

    This person was polite, not too pushy in closing the sale, like a couple of other people were. Explained ever thing fairly well. Gave me a little incentive to close the sale. Each rep I talked with at your place of business, told me you were either closing in two hours or they were leaving work in two hours and would not be there. Didn't believe that since your company is available 24/7. Just a little pressure to close the sale that I didn't feel appreciate.

    We were dissatisfied with the length of time it took to get the repair work done on our dishwasher. At first, we were told you had no available repairman and had to make several phone calls. We were unhappy with the delay! Finally, we were given the name of a repairman we already knew and he repaired it. It is working at this time.
