    I have a house with a tenant, a single mother with two small girls below 10 years old. Friday Dec 29th the heat went out in the house. I filed a claim over the phone and asked for it to get expedited due to the severe cold weather (six degrees in Santa Fe, NM). I was told someone would be scheduled within 48 hours. 48 hours later, still no tech scheduled and I call back only to get a recording that they are performing regularly scheduled maintenance and to try back later. I asked them to cancel the account. A rep called back quick at that point! He told me they could not find a tech because of the weather and the holiday schedule. I told him that is why I paid him, so I didn't have to go out and do the legwork. And what a flat out lie that they were doing maintenance for 4 days straight. They were quick to take my money, but when I needed real help from them they were non-existent, unresponsive and untruthful.

    I used to have AHS as my home warranty company. That changed when I saw I was paying way too much for the same amount of coverage and canceled my policy. What I didn’t know what that AHS makes no effort to refund your money when they charge you for their services but do not deliver.     Good customer service but please let customers do the calling and not overwhelm customers with tons of emails and calls.     We switched to Select Home Warranty after the warranty provided by the sellers of our home expired, which was a gigantic mistake. We attempted to make a claim with Select to get our heating unit fixed. They told us we needed to get a technician out to the house to diagnose the issue before they could approve our claim or not. Even though we thought that was a little odd, we paid $70 out of pocket for a technician to diagnose the issue, and then sent on the diagnostic to Select who continued to ask for more details of the heating unit and the issue.

    After three weeks of trying to rectify the issue, Select told us directly to go ahead and get the unit fixed and send them the final cost estimate for them to reimburse us (BIG mistake, but we could not wait any longer due to temperatures in the teens and an expensive electric bill). Needless to say, Select did not reimburse us for the repair or the $70.00 diagnostic fee. Every conversation with Select made us feel very undervalued as a customer and shortchanged. It was very apparent that they were going to make every attempt to weasel their way out of helping us. Needless to say, we have canceled our contract and hope that sharing our experience will prevent others from making the same mistake that we did.

    Initiated a claim to address garbage disposal that is no longer operational. The process went smoothly overall and it was quickly determined that a replacement was the best course of action, based on the replacement cost versus repairs.     I was offered a price of $1750, paid upfront, for 6 years of home warranty. The price is quite a lot to pay all at once, but in the long run it is much cheaper than paying month to month or even annually. If I decide to move away from my property, I can transfer my policy to wherever I go. And I am given a whole month to change mind and get my money back if I decide I made the wrong decision in buying this home warranty policy. The only negative thing about my experience is that that salesperson told me that he would email me the policy particulars within 10 minutes after making the transaction. Your contractor did not call to make an appointment to fix my AC unit.     This is an unbelievable five year warranty for the price, for example I paid a moonshine A/C specialist $400.00 × 5 years to put freon in it, that's $2,000 spent alone just to service one appliance.     We have had now had 3 claims filed through Select Home Warranty and all 3 have had very poor resolutions. The first is for a front load high efficiency washer machine just a few years old that is still perfectly functional and with all the conveniences of a new machine. We had a tear in the door boot that would cause the washer to leak and instead of replacing the door boot we were offered $100 to buy a new washer, nowhere close to the value of the current washer or the cost to replace it with something similar. Our 2nd claim was for a built-in microwave and oven combo, a unit that is less than 5 years old and worth thousands of dollars if new. There was a short in the display panel and instead of replacing the display panel we were offered $100 dollars to buy a whole new unit.

    And our third claim is for our HVAC system that is not functioning. Currently at our home, it is -4 degrees F outside and with the use of multiple space heaters we are able to keep it around 68 degrees in one of our rooms, the rest of the house is 45 degrees. I stressed this to Select Home Warranty and they said it will take 24-48 hours for someone to accept the job. Our old company would have sent someone to our house in less than 24 hours for any HVAC or water leak issue. If you are looking for someone to actually provide a home warranty plan and service for you, I strongly urge you to use a different company. This is only the second home warranty company I have dealt with and is by far the worse. We unfortunately moved out of the service area of our first company.

    I signed a policy with Select Home Warranty October 2017. I didn’t have any problems in my home until two months ago I had a problem with my LG dishwasher not completing the wash cycle. I filed a claim and after 3 days they sent someone to check it. I paid $100, he came, did some work on it but couldn’t find the problem and told me to call him back if the dishwasher does the same problem again. The dishwasher kept doing the same problem (error code OE & FE). I called him back he didn’t answer, I texted him he answered me he is out of town and will call me when he comes back. He didn’t call back and didn’t answer my calls and texts.

    I sent an email to the company (Select Home Warranty) with all the details, but I didn’t receive any answer from them. On the 5th of this month of December I filed another claim for the same problem, they assigned the same technician to come and check it. He didn’t call until I called him, he said he will come Monday from 8:00 am to 5:00 pm. He didn’t show, didn’t call and didn’t answer my calls. I contacted the company again, they promised to assign another technician or I can bring someone to check the dishwasher and give an estimate, I told them I prefer that they send someone. I waited until December 18th for them but they couldn’t provide anyone so I called a company and they sent a technician, he diagnosed the problem and estimated the repairs.

    I called the company and told them I brought a technician, they asked to talk to him and he did explain the problem and told them the repair will cost around $500 plus tax ($250 for parts). They told him not to repair it and they will reimburse us the dishwasher cost. I paid the technician $95 for diagnostic fee. They called me after 3 days and told me I can go and fix my dishwasher but they will pay me only $150 after sending them the bill or I can buy a new dishwasher and they will pay $150 after sending them the bill even though they clearly told me and the technician not to repair and better to just buy another. I have proof for all details mentioned.

    We have a claim that has been open for over a month. They find any excuse to delay giving an answer. They don't communicate with you unless you call and wait for 15 -20 min on phone. They never have a manager to speak with or are willing to escalate the issue. A routine issue with stove turned into an emergency situation due to delays in resolving the issue and still no support.     My Heat pump does not go to defrost cycle when outside temperature is below 40 degree F. Select Home Warranty sent technician to fix the issue. Tech replaced parts in two weeks, after replacing parts heat pump has the same issue of coils being frozen and unit do not go to defrost cycle. Tech and warranty company blame on incorrect installation and refuse to service the heat pump. After many calls and many hours of waiting in the phone Select Warranty cancels my service, where I wanted them to fix the unit. Select Warranty serviced my heat pump three years ago and fix the cooling issue then. I did not have incorrect installation then. The heat pump is eighteen years old and had only few issues in past seven years.

    Anyone considering purchasing a home warranty with Select Home Warranty, do not proceed with the purchase. Please take time to read this review. This company sells you a policy under false pretense, does not provide techs, or assigns techs who do not show up (I discovered from a technician from a company not affiliated with Select Home Warranty that a lot of techs do not like working with Select Home because they have a reputation of not paying the technicians what is owed. This may explain why I never received any repair work by DIFFERENT companies Select Home Warranty assigned). I was lied to by the sales rep over the phone (recorded call) that there is no cancellation fee at all. I proceeded to make the great mistake of purchasing a policy with Select Home Warranty, which I paid in full for one year.

    After months of not having multiple issues repaired and many phone calls to Select Home to have them assign me tech to come out and repair the problem(s), I called to cancel my policy. The rep first suggested I procure my own tech, pay out of pocket and send them the invoice so I would be reimbursed. I decided to proceed with the cancellation. That is when I learned how devious and fraudulent Select Home Warranty is. First, they charged me a $75 cancellation fee even though I was told on their own recorded call that there is no cancellation fee. In addition, I am also being charged $130 that I had no idea existed. The breakdown of the additional $130 is $75 for a garbage disposal claim that Select Home Warranty refused to send a tech to replace or repair.

    Instead they told me $75 was the maximum they would pay towards the garbage disposal claim, and I could buy a new garbage disposal and will be refunded the money, but I would be responsible for procuring my own tech for which I would also be solely responsible for payment to replace it. I bought a new garbage disposal for $80, submitted the receipt and they sent me a $75 check. That was it. Nowhere in the email was it stated that if I cancel my policy I would have to pay them back the $75 reimbursement. The remaining $55 from the $130 is for work that never happened! A tech came out for my toilet, we both wanted to know how much Select Home Warranty would pay before he did any repair. I called Select Home Warranty and the tech and I spoke to a rep who could not provide a coverage fee. The rep was supposed to send an inquiry on the coverage fee and then notify the tech and I.

    I paid the tech my deductible and asked that he leave without doing any repair until we found out how much Select Home Warranty would pay. I never heard anything back from Select Home Warranty on this issue, until today after cancelling my policy. According to Select Home Warranty, they paid the toilet claim company $205 and out of that fee, I owe $55 which is deducted from my reimbursement for cancelling my policy. First, why was I never notified of how much Select Home would pay? Second and more importantly, why didn't Select Home Warranty notify me of money that I supposedly owe, considering the tech never did the work! There is no invoice for this repair or charge because the tech left without doing any repair. I would think when a tech does any repair, that the customer is given a receipt, an invoice, something to acknowledge work done and the price.

    This company is very fraudulent. They lie to get your business, then fail to provide adequate services, and proceed to scam additional fees when you rightfully decide to cancel the policy. The sales rep that lied about the cancellation fee also told me the FIRST 2 months would be free. When I called in about my first claim, I learned another lie - the LAST 2 months are free if you utilize the policy in its full duration. I am sure if I stayed with Select Home Warranty for the entire duration, they would have either told me another lie to avoid giving me the 2 months free, or ensure that the last 2 claims submitted for the 2 free months will result in no techs assigned or assigned to techs who never show up.

    This has been my experience. This is not a decent company to use at all. I hope all the scamming Select Home Warranty does catches up with them and this company goes out of business in the near future. Don't fall for the low price - you get what you pay for. Actually you get nothing but crazy charges on stop of what you paid for with no repairs to show for it.

    They send a repair company G Servicing to our house that ripped us off and they have bad reviews. I have called and spoke to managers numerous times to make sure they won't use this company again and none of the managers do anything about it or care.     All reviews are 5 star because they will give you a free month of warranty when leaving a good review. Everything they cover and don't is clearly listed in the 10 page tiny text document (Which can be adjusted before signup). EVERYONE SHOULD READ THIS BEFORE SIGNING UP. Do not trust a word the rep tells you over the phone because they will lie to you in order to make their cut. When they deny you coverage, they have good reason to, as almost every case isn't covered and I have never seen them fully reimburse a customer unless they are on their Elite priority status plans. Everyone else won't get a second look.

    The amount of threats of lawsuit that would come in a day is hysterical and the company cannot give less of a crap as like I stated earlier, it's all in the 10 page policy doc. Sometimes they won't send it to you when you sign up, in which case I recommend asking them to email your policy as the mail is delayed for a long long time. The company itself is concerned about one thing alone, and we all know what that is.

    I have a home in the Fairbanks Alaska area, my garage door opener failed and so I quickly called Select Home Warranty eager to use the insurance that I pay for. Long story short that was almost a month ago and still no headway has been made to fix my issue. They do not have any “technicians” in the area so I’ve have to “hire my own.” After waiting two weeks upon deciding to go the route of finding my own technician and calling each day for an update it seems that my claim has sat in the junk mailbox the whole time and hasn’t moved anywhere.

    I’m told each day that the approving authority has my claim and it will be finished that day. I honestly at this point just want my money back from all the previous months that I’ve paid. I’m tired of being lied to, day in and day out. The only reason they got two stars is because they always answer the phone politely even if I can’t understand what the heck they’re saying. I would not recommend this company to you and I will not recommend it to anyone I know.

    I filed a claim for repairs on my stove in October. 3 months later I have not been reimbursed. I filed another claim for my refrigerator and the same company that had not been paid for the stove repairs was assigned to repair the refrigerator. The company refused to come out and look at it so I again called Select 2 months later. They still have not sent someone to look at the refrigerator. I ended up paying for a new refrigerator out of pocket and they wont reimburse because their technician has not looked at it. They won't give a full refund on the policy and cancel so I have filed a complaint with the BBB.

    Had a problem with my refrigerator and AC unit only to find out that they don’t cover any of the main components that goes wrong with the appliances or unit.     I recently purchased this warranty and had to utilize the claim service due to my dishwasher breaking. I was quickly educated on how the process really works and it's much different than what my sales representative set while I was making the purchase for the warranty. Created a web-based ticket as directed twice. No response, I waited two days then I called the 1-800-number. They had no ticket on file for me. The phone agent was very nice and promptly opened up my ticket.

    I received an email that a technician would contact me in 12 hours or I should contact them. I did wait another two days and then called the technician. The technician stated he only just received my ticket this morning and he could not have possibly contacted me sooner. Soonest he can come is two days from my call to him. Contacted the Select Home warranty help desk. Asked why the process takes so long. They stated they do not handle emergencies request and I need to arrange for service myself, and then call for approval for reimbursement. They recommend I stay with the current technician.

    Bottom line turn around time is slow, customer service is hit or miss by phone agents and I disappointed in my purchase of this home warranty. I would not do it again with this company. Turn around time is slow and took 4 days from my creating a ticket to my having to contact the contractor for assistance since they did not phone me.

    We had a home warranty with another company that went bankrupt. We ended up speaking to a sales rep with Select and he gave us what we thought was a good price and great coverage. Around 31 days after I bought the warranty I had a problem with a bath tub. I filled out the online request (it's the only way to do it) and waited. I heard back from them very quickly and was really feeling great about my decision. The guy who called told me that they would get this sent to a contractor and they would call me within 24 hours. Three days later I have not heard from anyone. I called Select and spoke to someone who told me the claim was denied because I had to wait 30 days before a claim could be filed. I explained to her that we were over thirty days and she said, "Yes. But you need to wait five more days or it will not be approved." At no time did anyone say the wait period was 30 plus 5 days. They all told me 30 days.

    When you try to cancel it's an ordeal. The guy would not listen to me and only wanted to waive the $60 free service call. I told him that won't make a difference as they are refusing to repair the item that is broken. It took me almost 45 minutes and some screaming before he would agree to cancel. Now I am being told that it will take 60 days to refund my money.

I think it should be like insurance.     Not enough information is provided to homebuyers, in situations where the seller has purchased the policy prior to closing. Representatives should provide additional information to the customer, as there is usually very little information provided to the homebuyer. When representatives call about the claim, they ask a script of questions and are not sensitive to the issue that the customer may be dealing with. In most cases, this might be ok but when there is a safety issue, there should be more assistance/follow-up. This just reinforces why many consumer guides say that home warranties are a waste of money.

    In my case, I was not able to obtain assistance for a pre-existing safety issue on an appliance that the seller was supposed to address prior to the sale of the home. The seller instead purchased a home warranty as a guarantee that the appliance would be covered upon failure. Perhaps the company should have a requirement that all covered items are in working order, before just selling a “warranty” to anyone who can pay for it.

In my situation I specific answer all plumbing issue covered - as example, pipe leaks, faucet leaks, toilet flush not working, etc. A month later into a policy as exact situation arose as one mentioned above (faucet leak) and asked for service - I was issued service claim no. but no follow-up.     I originally contacted the warranty provider on 11-28-18 to fix my heater. It took a couple of days, but they sent out a contractor. My heater worked until 12-6-18 when I called warranty company and contractor. Contractor wouldn't call me back. It took until 12-12-18 for Select Home to find another contractor to come out. Heater worked for two days. Contractor said it was probably the "Motherboard" and he would have to get authority from Select Home Warranty to replace. On 12-17-18 I called to see what the status was and Select Home said they "denied" the request due to "lack of maintenance".     Worst Warranty Company!!! Notice that all of the good reviews are from people who just signed up. I have had a policy since August of 2017 and have filed two claims. Both consumed hours of my time on the phone and on hold trying to get my item repaired. First issue was the heat going out JAN of 2018. It was not a priority claim and it took them 3 days to assign a company to come and check on the heating system. After getting the $450 estimate. Select refused to pay because I was not able to provide them 3 years of maintenance records on the heating system in a house that I had just bought. After battling with Select for three weeks, I paid out of pocket for the repair. Called to cancel my policy, and was transferred to a "manager'. The Manager sent me a reimbursement check for the $450 to stay with the company.

    The second issue was with my dishwasher. Filed a claim mid Oct of 2018, and it still has not been resolved. Select tells me and the repair company a different story each phone call and constantly blames the other for not paying for the repair. Today, after being on the phone for 2 hours, Select said the repair company can fix the dishwasher if the cost is less than $100. WORST COMPANY EVER... At my other homes, I had American Home Shield and never had these types of issues.

    My experience is that customer service is generally good and easy to reach. However, claims department could do a better job in communicating with customers about their claims. Speed of Reimbursements also could be faster. My biggest issue was with the assigned service companies. I found that the technicians/companies assigned to my claims were totally unresponsive and painful to deal with. I guess that’s not Select Home Warranty’s fault but they should implement some review process to weed out these horrible companies and deal with those with decent reputations.

    I added them as a home warranty to my home. I filed a claim for our heater not heating. After a 24 hour delay they stated that they have denied my claim. They did not send anyone to our home to assess the situation. They stated that it was a condenser leak, which is not covered. However, after having a reputable company coming out they fixed the issue and also told us that you cannot see a leak due to Freon evaporating so quickly and that was not the issue at all. This is a scam company - all of their "positive" reviews are on the purchase transaction and not the work. Buyers beware, do not use this company.

    The only thing that I was not happy about was that I had to wait almost 2 months to get an email with the cost approval for my garbage disposal. I called in to get my Garbage Disposal fixed, and I was said to get it replaced and I will be given an approval amount email. It has been 2 months and I received the email today to help let me fetch a disposal, now the next steps are to buy the disposal myself and get it fixed.     I believe Select Home Warranty were very responsive to the water heater claim I submitted. They were fair with their final resolution by highlighting what my warranty stated to leave no confusion or have me mislead. I understood my options and was able to move forward which is all I could ask for. I plan to continue my relationship with Select Home Warranty and the less I have to call them, the better it is for me due to no issues being in my home.

    Microwave - Repair people came and stated was fan. Home warranty says will only cover up to 150 in repair cost and I will cover the difference. Maybe I missed that on my contract but never had to pay for repairs with American Home Shield. Just paid my deductible and they fixed the issue. Never got charged for repair or had limit. Not sure what the cost of the repair know only a fan motor so we will see what the final cost is and if high then will switch back to American Home Shield.

    The gentleman called me in the afternoon and I asked him to call me back in the early evening. He called as promised and this time I had a pencil and paper to write down what he was offering. The whole experience of signing up for the warranty was painless with no pressure! Since I just signed up, I haven't had the need to file a claim.     Very happy with the repairs done by Dustin. On time, professional, and knew what he was doing. Main problem, dirt coming up thru shower drain, will be looked at again if it continues to be a problem. Fixed both toilets. Replaced flapper in one. The faucet which was dripping needs a new cartridge, which is not covered by this policy. As this bathroom needs some serious updating Dustin advised purchasing a new faucet and not bothering with the cartridge. Decided to turn off cold water until I have purchased the faucet.
