    Very happy with the repairs done by Dustin. On time, professional, and knew what he was doing. Main problem, dirt coming up thru shower drain, will be looked at again if it continues to be a problem. Fixed both toilets. Replaced flapper in one. The faucet which was dripping needs a new cartridge, which is not covered by this policy. As this bathroom needs some serious updating Dustin advised purchasing a new faucet and not bothering with the cartridge. Decided to turn off cold water until I have purchased the faucet.

    We recently had a water leak in our Attic and I called Select Home Warranty early in the morning. Due to an extraordinary workload that day, we had not heard from the Select contractor by mid morning so, I called Select again to see if there was anything else that could be done to expedite - being totally without water in our home was quite an ordeal, especially being without bathroom facilities. To our surprise, Select made an amazing offer: If we could find a plumber that was readily available, they authorize us to contact that plumber with the understanding that we would be reimbursed. We ran into a snag with their contractor in the area, but they provided us an option to locate our own contractor and provided clear instructions on how to file a claim using the contractor we chose.     I bought a three year whole home contract with Select Home Warranty for this 4 year old home primarily to cover my two Heat Pumps. The salesman said they were covered when I purchased the contract. One of the pumps failed in November and the company after a week of cold weather finally called and said it was not covered due to Freon Leaks exception in the contract. I argued it was an evaporator coil that failed and not specifically a Freon leak to no avail. The Freon exception was in the very fine print but that is not the salesman sold me and he never mentioned any exceptions.

    The repair cost me almost $1600 and when they called to disapprove the repair they said they would send me a $300 courtesy check when I sent them the repair invoice. I have sent the invoice six times, repeat six times but their claims department has ignored me and refuses to even answer my emails or acknowledge their promise of a $300 courtesy check. I have reported them to the North Carolina Attorney General in the hope that I can recoup at least the $300 courtesy check they promised me. Stay away from the company and if you do purchase a contract read the extremely fine print because they will do everything to minimize their costs/profits.

    Updated on 12/17/2018: Due to the fact that something happened within 90 days of me taking possession of the property, they only covered $150 of the repair costs (over $2,000). That is not how the policy was explained to me. I was told that anything over the $60 service call would be covered. The devil is in their fine print, and to add insult to injury it has been 3 weeks since the process started. They sent me an email stating that my claim had been approved and to have the work done AFTER I sent them receipts that I ALREADY had it done over a week ago. Instead of mailing me my check, they requested I call them when I emailed to check status of reimbursement. I called, and was on the phone for 30 minutes and was told now I have to wait for another EMAIL of a form I have to fill out, turn in, and then wait AGAIN for reimbursement. This is ridiculous!

    Original review: I had an inspection on a property in September. It was deemed that everything was in working order; however, within the first couple of weeks the A/C and furnace had to be replaced. We did not realize at the time but it was due to faulty electric issues. It was too soon in our policy for anything to be covered (30 day waiting period), so we forked over $3,000 after some hefty negotiations with the A/C company. Now 3 months into living in the home, when our electricity went out in half the house we were informed that because it was a holiday no one could come out for almost a week; however, we were allowed to contact our own repair person and receive reimbursement later for any covered expense.

    We had the repair people come out, and it was determined that there was damage to the ground wire somehow after we moved in. I contacted Select Home Warranty, and it took them almost 3 weeks to approve the initial receipts and approve for the policy cap of $150.00. Really? On a $2,000 repair you only cover $150.00, even though I was sold that it was just a $60 service call and the rest would be covered by the policy. Good thing that I had like 7 contractors come out, because otherwise I would have been out another $1,500 for the same repair from one of the bigger companies. VERY DISAPPOINTED that I was basically lied to about the coverage. I was never told there was a limit when I purchased the policy. I feel that there should be full disclosure by the sales people so that new home buyers do not get screwed by sneaky sales people.

    THEY DENY EVERYTHING! I have put in 3 claims and they send out a technician to diagnose it and then they deny the claim!!! I have a clogged sink that I have been dealing with for over a month because of Select Home Warranty. I submitted a claim for the clog. They sent out an un-licensed, un-registered and uninsured handyman instead of a plumber. He hooked up a shop vacuum to my sink and said it was fixed which it was not. He demanded $450. My young children were home with me and a thief was standing in my house demanding money from me. I called the warranty company after he left and explained what happened. They said my case was sent to a manager for review. I waited a week and they did not return my call.

    The next week I called them 5 days that week requesting that the manager Giovanni to return my call. The service representative would put a call note in and said he had 24 hours to contact me and he never did. The service representative also explained that call can never be routed to a manager. The 5th day the service representative informed me that managers do not return calls at all and I have to send an e-mail to the company’s general e-mail. NO ONE EVER CALLED ME BACK. THEY JUST DON'T CARE! Long story short Select Home Warranty sent a con-man to my house, I did not get my sink fixed and I was never reimbursed the $450. This is the worst company EVER!! NEVER USE!!

    Purchased their Platinum Care Policy which supposedly covers everything. My water heater started leaking so I filed a claim. The technician they sent said I needed a new water heater. Select refused to cover the claim because they don't cover leaks in water heaters. They have a disclaimer in their policies, Paragraph 9.1.2, that basically exonerates them from having to cover ANY claim. Spent a week on the phone with a manager **, who arranged for another technician to evaluate the problem. They never called and when I contacted them they said they only cover electrical problems. Then they tried to send the first technician out again. They finally agreed to terminate my policy but charged me $175.00 for NOTHING! Worst experience of my life!

    Copy of Contract - I asked, I received it immediately. The tech person on the other end of the computer was nice, professional and prompt in their response. I got the copy of my contract almost immediately.     This is a big scam company. Purchased a 5 year contract and that is big mistake in my life and during the purchased of my policy they talked very nice and make me purchased for 5 years contract and I paid 1500 dollar. But during last 2 years I submitted 4 claims, none of them got addressed. Out of 4 claims they send 2 times technician and after technician visit they estimated the charges and they told like they don't covered.

    They don't cover garage doors and they just cover garage door opener. They don't cover any leaks in refrigerators or in machines. They don't cover washer internal parts. They will come up with some reason and at last they will not cover anything. So be aware of this company, don't buy any contract. Also claims customer support people don't know how to talk with customers. Every one trained well to reject claims. This is big scam. I never seen this kind of service in my all life history. Requesting you once again please do research before buying any new contract.

    Buyer be alert of the fine print and talking to sales reps on the phone. They will tell you everything is covered at 100% and only after you purchase the warranty they will send you the contract in the fine print the major part for a furnace to run is excluded (Heat Exchanger) and your furnace will not be covered. After reading thru all the fine print this warranty is garbage. Don't buy it. I purchased this warranty, had the furnace go and my oven when I filed the oven claim they gave me three contractors to call, none of them will do work for this company anymore. They said I should not do business with them either. Save your money. There are much better options out there. Please do your homework and read the fine print so you are not ripped off as I was.

    We have had repairs in the past that Select Home Warranty has refused to pay for. Each and every time we have made a claim this company has tried to convince us to pay for the repair and wait for them to approve a reimbursement. But the latest issue that we are currently waiting for a response for is a plumbing issue and as with the other claims their go to solution was, "Pay for it yourself and we will process your claim to see if we can reimburse you." When we refused they relented and sent someone out to access the situation that was not qualified to fix a plumbing issue. Upon multiple calls they finally said that they will put a rush on the claim and gave us a phone number of a company that they claimed had accepted our repair order. But this company turned out to be outside of our service area.

    Once again after several calling attempts and having to argue with several customer service reps, we were redirected to another location with the same company that was out of our area but the company said that Select Home Warranty would have to call their specific location and give them the authorization. After informing Select Home Warranty of them needing to call to give them the authorization they refused to call that company to give the authorization for the repair. After going through several customer service reps and supervisors, we were told that because it was too close to the weekend that we would have to wait a little while.

    Monday went by with no contact from Select Home Warranty, so we contacted them and as usual they tried to convince us to pay for it ourselves and wait to hopefully get reimbursed. Once again we refused once again after arguing with several of their staff members we were told that all of the plumbing companies in our area were booked out for at least 2-3 weeks. But they refused to give us the names of any companies that they had contacted in our area or that were approved with their plan, we are still waiting over a week later.

    My boiler broke down right before the cold came. When I called to get someone to come evaluate it they refused and hung up on me. I talked to the only two people that are apparently employed as customer service representatives and they were all rude and did not guide me.     Purchased a SHW policy and paid extra for well coverage. Well stopped working and I immediately submitted a claim. 5 days later not a word from SHW or a contractor, 5 days without running water. Called back for instructions to call the repair in myself and then proceeded to follow SHW protocol. Contractor received full approval from SHW before replacing the pump. I submitted all required information (paid invoice and photos) and my claim was approved. Placed multiple calls to SHW in regards to the “reimbursement form” for a span of 10 days. Each call I placed I had to start the process all over again until day 11 when I was told they had not received the paid invoice and photos, even though we have proof of acceptance from SHW. SHW had lost the information and is now refusing to submit the “reimbursement form.” Keep in mind for 10 days I was told by reps to “keep checking my email for the form.”

    The most ridiculous request was asking us for a photo of the well pump after installation (850 feet below the earth's surface and no mention of this to us before installation). When attempting to submit this info to SHW (37 attempts) their computer rejected the email from us. And we were told to fax the invoice and photos to them, which we did and received a confirmation, and an approved claim.

    Now SHW says they have never received this info and refuse to fulfill their contractual agreement with us which is, in fact, insurance fraud. Yes they received premium money from me to cover my well and I have met all their requirements requested to process the claim, and was approved. However now that it’s time to cut a check SHW has placed me in a spin cycle of frustrating daily conversations with reps that hang up on me or just outright lie that the reimbursement form is on its way. 45 days of hassle concerning an approved claim. It’s clear SHW is set up to frustrate their customers into giving up.

    We are new homeowners and we knew that we'll probably have issues with some of the appliances in the home due to them being near the end of their lifespan. Therefore, we decided to purchase a home warranty through Select Home Warranty. The process for filing a claim was easy and a quick follow-up from their reps. The contractor that accepted the job was quick and able to come out same day. But, everything went downhill after technician said there was nothing he can do about our hot water heater after attempting to repair it. Even lying to authorization department that he came out a second time and saw it leaking (which was another lie).

    We had to call back and was told we could dispute the diagnosis from original technician by getting second opinion from another plumber that we had to hire. Instructions for when the second plumber is at the house was to call authorization department and have our plumber talk to them and give them their diagnosis and cost for repairs. Apparently, cost was too high for select home warranty so repairs was not made that day and am still waiting for authorization after 3 days later. Because more stuff is needed and after sending them everything they are asking for it's still a 24-48 hour waiting period. The whole reason we purchased the home warranty was to help cut huge costs when emergencies such as an important appliance breaks down. But, patience is wearing thin and not sure if this is all worth it.

    Had a 5 year plan with them and never claimed until 3 years into it. Called them to file a claim on a leaking water heater, they send out a contractor. I pay the call out fee and then select denied the claim because the water heater is leaking and leaks aren't covered apparently. They had all the information on the "leak" I was very clear on that calling in the claim they even have notes. So I'm out a water heater the call out fee and 5 year policy. Don't bother save your money.

    Big scamming company. The salesperson will promise you everything to get your money. Then they email you the policy and ask for a 5 star review to get another one month free. That is why so many 5 star reviews for the sales department. But did you notice 99% the reviews for the services are really bad? My policy says free first 30 days cancellation. I contacted them to cancel it immediately after they emailed me the policy, because it doesn’t have what the salesperson has promised.

    A manager called me. He is very unprofessional. He asked me if anything was wrong with me? Why do I want to cancel the best warranty in this country? He clearly said, "You are very very rude". He said he was going to charge me $75 fee to cancel it anyway, no matter what is on the policy. Just because I want to cancel it, I was verbally abused. I had to hang up the phone to stop being bullied. After that he kept calling me several times. I had to block their phone number to stop the harassment. Later I called my credit card company to report it. My credit company said no worries. Their original charge didn't go through anyway. This a bad company, don't waste your money and time.

    This is the 2nd warranty call placed with this company. Nothing allowed on the replacement, per the fine print. The 1st warranty call requested involved a gear assembly replacement on a clothes washer that is 4 years old. We were told that due to depreciation, only a partial payment will be allowed, even though the policy clearly states it is covered. The 2nd warranty call was for a water heater replacement, due to leakage, which per the fine print on the policy, is not covered. We are very disappointed with service received from this company, and cannot recommend their warranty service.

I made contact with Adam about six different times in one day to ask questions and make a few changes.     STAY AWAY FROM SELECT HOME WARRANTY. They did not take care of 2 out of 3 claims. And when they do, they tell the client this is not covered but we will do it as a courtesy... This company is a scam... I had pre-paid three years in advance and canceled as the service was like pulling teeth. They will find every reason not to cover a claim. BEWARE... once canceled, they up the rate and charge you for the claims... TERRIBLE TERRIBLE TERRIBLE.

    I thought Select was a good reliable home warranty company, so zip changed over from another warranty because their price increased. After being with Select for over 9 months, I filed my first claim regarding my garage door opener not working. I was told to go online and file a claim, which I did and advised that someone would get back with me within 24 hrs. Well, after 4 days, no one contacted me. So, I called them and told again to go online. I informed them that I already filed online. But they seemed to have no record of my claim, so it was taken over the phone, and I was given a new claims number and a number to one of their contract garage door repair company to make an appointment, which I did.

    The guy checked my garage door and said I needed a new board, but he needed to get permission from Select to fix it, but I owed him 60 dollars for checking the box. Which I paid. After 3 days of not hearing back, I called the guy numerous times, but he didn't answer. I finally got in touch with his assistant after 5 days and was told that Select had not called him to approve the repair, which would be 289 dollars. I called Select, and was told that they could only pay 100 dollars toward the repair. I asked, "Why only 100 dollars after I had already paid a 60 dollars call out fee and paid the warranty in full up front?" All I was told was that they could only cover 100 dollars. So, after getting frustrated, I said, "Fine, I'll pay the rest."

    Well, I called the same repair guy who didn't answer until after trying to contact him for another 5 days, and it was his assistant again who told me he would have his boss to call me. After 5 days I did not get a call. I called back and was told they would call me. I never got a callback. I called Select and informed of what I had experience, they gave me the number to another garage door repair company. I never got a call back from them either after calling numerous times. I spoke to the guy once after about 5 days and he said he would come out in 2 days. He never showed up. I called him back and never got an answer. Extremely frustrated, I called Select and explained and complained about everything, and they told me that I could get the repair done by finding a company myself and they would reimburse me the 100 dollars after I send them the receipt.

    I had had enough, so I contacted a repair company, and they came out and repaired my garage in one day. I then called Select and advised them of the repair and was told to email the receipt, but it would take another 30 days to get my 100 dollar reimbursement. I was livid. I asked why would it take 30 days to get the 100 refund after everything I had to go through. I was told that was company policy. I went on to tell them that I would not renew my warranty with them ever again. I will be going back to the previous company even though it's cost a little more. I would not recommend anyone to get a home warranty with Select.

    They are quick to take your money for the policy, but don't want to pay you when there is a claim or they only will pay a fraction of the repair. But, they don't tell you this when signing up with them. I don't want anyone to be misled and have to go through what I did just to get my garage door fixed, which I myself had to arrange and pay for. So, it's as if I don't have a home warranty. Worse experience ever. I did not have this problem with my previous warranty. I had 1 claims with them and they took care of immediately, unlike Select. Needless to say I am highly disappointed.

    I just purchased the Select Home Warranty as my current service warranty company - Service America - will be out of business at the end of 2018, so I cannot comment on their service. My comments here are just about the salesman Sol, who states he's been with them for 12 years. Their stated service has won awards for the past 2 years, plus, since we don't enter into a contract, I can cancel at any time and my premium will be refunded on a pro-rated basis. Seems fair.

    This warranty company will not honor any repair - first issue was the pool heater, they authorized claim and then have not paid the vendor 4 months later. My second claim was my water heater, the entire tank rusted out and will not hold water, they denied the claim saying they don't cover "leaks", only the parts to maintain functionality. I would say it's safe to say a water heater needs to hold water to function. So in the meantime I am without any running water as my entire house runs through the heater. This is the wording of the contract - "6.2.7. Water Heater. This Agreement covers all modules, components and parts of the water heater necessary to the functionality of the water heater." Now I ask you how would you feel after waiting a week for their assigned tech to arrive yet deny the claim stating the tank is not part of the heater functioning??? Run as fast as you can!!!

    Facts from other company were emailed to me. A 3 year maintenance and picture record is needed before anything being fixed or replaced. Also not many parts are not covered on air conditioning, electrical, heating systems etc. For example limit switches, thermostats, heat exchanger, blower motors, inducer motors and transformers. These are main parts in the heating system and aren't covered! I would hope if I am paying for a service these would be covered to ensure my systems work properly. I hope we can resolve these issues so we can continue business.

Select called next day with POC for HVAC technician and I had to call them... my other warranty co. had them call us. I paid $2000 for this and expect Premium service and coverage! Technician was great and prompt, but called in a request to order a small sensor (the original problem - error code) to fix Heat pump HVAC dual system. So far I am NOT impressed with the follow up or the available ways to check on the claim without calling... Time is very valuable and I don't have time to sit on the phone.

    I made a claim for heater problem since last week, and until now, the heater is still not fixed yet, so I hope you can speed up the process and contract more contractors in that way the customers have more choice or options. So far the customer service, I would grade them good.     I signed up for the home warranty today and have some peace of mind that my appliances will and other things will be covered. I was amazed at the amount of items that were covered under the new warranty. I know that there were times in the past when we had very expensive repairs that we were not ready to pay for such as plumbing and appliance breakdown. We are both retired and need to have some peace of mind regarding what our lay of expenses will be in the future. Knowing some of our potential expenses could be covered under warranty has been helpful.

    Very courtesy and informative - I called several and this was the most helpful in the selection decision. I am very comfortable in my decision with going with Select Home Warranty after completing research and receiving answers to all the questions I had in the selection process. Hopefully I will not have to use services often however I feel good about the coverage in the event I may need some.     Please save yourself the frustration of unanswered emails, unpaid claims, and delay tactics used to keep from honoring their warranty. We finally cancelled the policy with a certified letter and they claim not to have received it. Filed a complaint with the New Jersey Insurance Commission. Scammers.

    Jonathan was very helpful with getting our plan. He went over everything in the plan to include cost and all items covered. he also told us about the five year plan where the co-pay was reduced and the plan provided for six years with one year being free of charge. We were pleased we could include the swimming pool in the program. He informed us we would get a special telephone number to call where we would be waiting on the telephone when we needed to make a service call.

    The sales rep was very helpful and answered all the questions adequately. Your pricing is very competitive and beats other home warranty plans that I looked up. What is attractive is the service call fee. Also the multi year pricing is very good. Hopefully the service is as good as the pricing. The sales rep explained all common concerns regarding warranty from coverage to cancellation policies. I am mainly concerned about turn around time for the service call to come and do repairs.
