    So my wife and I had thought by going with this company that it would be a great way to handle home improvement needs but have come to find out that they are nothing more than swindlers. Not only are their techs incompetent but the lack of communication between customer service and their techs is downright terrible. We had a tech come out to diagnose an issue with our washer which they did and they charged a $60 evaluation fee which we paid. The tech said that we might be able to get a whole new washer because it wasnt that old. However, we never heard back from either of them.

    After countless tries to get this rectified Select Home Warranty said they would send a new tech (free of charge) to again access the problem and get the ball rolling with getting the washer fixed or replaced. Tech arrives and has no idea about the service fee being waived and refused to call and verify. When I called SHW with my claim number they pretended they could not hear me and thus hung up. Terrible company and do not recommend them to anybody.

    Do not buy a home warranty with this company. THEY WILL NOT HONOR YOUR CONTRACT AND FIND LOOPHOLES NOT TO PAY OUT REPAIRS THAT ARE ADVERTISED. Pending class action lawsuit for fraud. Sure the ads say your AC unit is covered, but they will find one of the many loopholes in their service plan to deny you the reimbursement. That is if you can get one of their contract technicians to make a house call.

    If by some miracle, a technician shows up, he will be so unqualified to make the repairs, you will end up calling your own company to fix the appliance. Then despite getting authorization for the work over the phone with the qualified technician speaking to the customer service rep, they will refuse to pay because the cost of the repair is over their assessed value of the appliance.

    If you ask to see the depreciation breakdown because you know exactly how much it has depreciated, the customer service supervisor will hang up on you. After the promised call from the manager within 48 hours doesn't happen and you call a week later, the customer service rep will play dumb again. If I could, I would rate this company negative stars.

    I have asked for someone a manager to call me from Select home warranty and still no response. I have wasted so much time with this company. It does not work. The company they send out does not have correct info. And then they say the do not work in my area after they come out and waste my time. Select Home warranty is terrible. Filed claim November 8 and, based on discussion today, do not expect reimbursement until January. The process is "sluggish" and do not understand why it would take so long from receipt of paperwork to process and mail $$ that SHW agreed I am due.

    We finally dropped Select Home Warranty after 3 bad service call experiences in less than 1 year. For 3 separate issues we had problems either with the service contractors they assigned for the repairs, they didn't want to do the work, or exclusions in the service contract. I did not like that they don't share their warranty exclusions with the customer until you actually sign up for their services, so that is a negative right off the beginning. The service contractors that they use either don't show up to do the service, or they don't handle the specific repair needed, or they ask you to find your own contractor and pay them directly and Select Home Warranty will reimburse the customer a minimum of 30 days later.

    The last call I made was for a plumbing stoppage. The first company they assigned told me they don't do plumbing work, the second company they assigned told me they are no longer contracted with Select Home Warranty and the third company never returned my calls to schedule an appointment. Select Home Warranty told me to find my own contractor to perform the repairs which I did. While the plumber was there and fixed the issue, he called them to tell them that the service was completed, the rep. from the Authorization Department was trying to get out of paying for the service asking the plumber was the stoppage done intentionally by us and if it was due to misuse. He told them no, it wasn't misuse.

    This was the last straw so I had to wait another 5 weeks to get a reimbursement check from them and then I canceled my contract with them. They also put in my contract that my service call fee was $45 per service call but the Dispatch Department kept on putting on the paperwork $75 for the service call fee, so that also lead to problems as I show my contract to each contractor and had to call Select Home Warranty each time while the contractor was there for them to tell the contractor that they made the error on the paperwork. Very disappointed with this company. I do not recommend them.

    My wife and I had two toilets one morning with the same problem: water leaking from the base. I called this warranty company to make a claim. One claim was setup for both toilets. Was told to expect an email to setup a visit from one of their contractors, and it would be $75 for the house call to diagnose. After that call, their contractor reached out to us. We explained the situation. He said he could actually come by same day and get it fixed since water was leaking, and waiting until Friday made no sense.

    He came out, I heard him give a rep who was rude to him the diagnosis. In the meantime, someone at this warranty co had opened up a second claim. Apparently the warranty rep who setup the first claim neglected to tell me it would need to be two separate claims. Someone at this company then setup this second claim, with a second contractor, no one telling us that, and no one telling us what this meant for the $75 house call.

    We moved forward with the first contractor, who diagnoses both toilets, but could not complete the work until the diagnosis was "authorized" - Select Home Warranty told us that. They also told us 24 to 48 hours on the turn around for this authorization. Over a week later, toilets still leaking, we get an email they've only approved $150. Then, hours later we get a second email saying we need to call them. We call, and the reps are totally clueless again.

    Luckily the contractor they set us up with has been much more straight forward with us. We don't know what we'd do without him. Needless to say, we absolutely will not be renewing with this company, and if the seller of our new home new how shitty this company has been, I wouldn't blame them for wanting their $500 back. In short, these guys have totally failed to warranty anything other than taking our money.

    Select Home Warranty (SHW) is a FRAUD!!! I had a Water heater go out Tuesday (11/19) evening and tried calling, but no prevail even though they are open 24/7. Submitting a case online and told in DETAIL of the issue. Wednesday morning I get a email from them that they notified their plumbing company and to select time slots. Then the plumbing company said that they can't get to me until Friday. I said that’s unacceptable and was able to get that plumbing company to come Wednesday afternoon. I paid the $ 125 service fee and the plumber sent his diagnoses to SHW. So why do I need to get approval to fix something that SHW referred to? Don’t they trust them? Thursday I have called them 8 times that I am still without hot water. They kept telling not to worry and they got my back. They PROMISED me that I will have an answer by the EOD. SHW assured me that they put it as an emergency and will get back to me.

    There is no manager or supervisors to speak to when I called them after the fifth time. I called the plumbing company to see if they can go ahead and processed without them. He said I would have to pay the service fee again and wont get to me on Monday! All weekend with cold showers in November and thanksgiving is this week!!!! I have family coming in on Friday!!! Today is Friday 11/22 and I am still without hot water and SHW is still reviewing (10:00 am). For an emergency issue and it still pending???? I even cried that the plumber wouldn’t fix it till Monday because they are busy and if they had another company. SHW told me I had to go through the process all over again and to be patient for review. Told me not to worry and I will get a response by the eod. Countless broken promises from them.

    I called them at 9am to speak a supervisor and they told me the person will call shortly. IT'S BEEN a hour. My father decided to call Home Advisor and they brought someone in 15 mins and installing it right now! Less than an hour another company is fixing something that SHW can't do. I am out of $125 and they are STILL REVIEWING!!!

    I have been a customer for years and it's always the same problem; having to go without essential utilities for days or weeks. I wish that your company would find a way to expedite heat, water, and electrical problems. One solution is to really work with local contractors directly instead of what appears to be a robot randomly assigning tickets. I think a real person should directly call local contractors so they can get scheduled quickly for a minimum of next day service for these essential services. Taking 2-3 days to tell us who our contractor is, and waiting another 3-5 days for them to come make the repairs means your customers are without essential utilities for 5-7 days at a MINIMUM.

    I have been since April of this year trying to get my stove burner fix. I have had 3 tech come and never come back. They told me Select never paid them. Am not sure what to do at this point. They offered for me to find someone and they would reimburse me. I have told them I do not know anyone. I did this with them on a ceiling fan. It was over a month to get my money back. My contract ends in Feb 2020. I will never sign up with them again. Another thing they have people who answer the phones that you barely can understand.

    Be sure to reads the terms carefully. Will list items they say are covered when they give you a quote and the small print in terms contradicts what they say is covered. After you wait your 30 days to use the warranty and find out they lied about what all is covered, it is too late to cancel without paying a significant amount in penalties. Horrible customer service, they just want you to buy the warranty but make every excuse in the book for you not to be able to use it. Rip off!!

    Select Home Warranty is a horrible company! We were told our claim (replacing a furnace motor) was only good for $150 because we didn't have maintenance records. The furnace is 2011 and we just moved in the house in March. Their policies are written to get out of paying their customers. The phone rep made excuses on why they weren't paying, based on assumptions. That's not a good company standard. I highly recommend you to not use Select Home Warranty.

    Buying a policy from SHW is probably one of the worst decisions I've made in a long time. They were happy to take my money and promise the world but when it came down to it they were unable to provide a contractor when I needed one, sent me instructions on how to proceed with a claim using my own contractor, then denied the claim despite the fact that I followed all their instructions to the letter. They sent a document listing "uncovered services" to support their denial.

    The problem is that the "uncovered services" are NOT listed as such in my policy and even their own customer service and authorization "specialists" were unaware of them and told me I should be covered. They even denied reimbursement for the service call fee (despite my having a letter of guarantee), stating the letter of guarantee only applies if the contractor performs a covered service! When I asked about an appeal one customer service agent literally told me that it was not in their best interest to approve my claim!!!! I rarely post reviews but my experience with this company was so awful that I'd like to warn anyone considering them to save your money and find a better option.

    September 26 I called to put in a claim for washer and dryer. Was informed I would have a technician call within 48hrs. Called call center back. Had issues with technicians coming to assess. So over a month went by still no technician so I found my own technician and called and set up an appt. Followed all of proper procedures. Took 7 days and several calls to Select and multiple lies later I finally received a reimbursement agreement for dryer.

    Now we are over a month since the initial call to you all and I'm still out of a washer. Finally get ok for the washer and was told I would get a reimbursement for that. Sent my invoice like I was asked to do. Received ticket #. Took 7 days and multiple phone calls again to receive reinstatement agreement for the washer. After being told by multiple customer service people and supposedly supervisors from select that my claim, reimbursement agreements and reimbursement would be Expedited but not one time in this whole process has anything been expedited to help me out considering that select made multiple mistakes, told multiple lies.

    This has been the worst company I have ever dealt with and I have lost hours of my life in the last month contacting select home warranty. Also not one time did they contact me to inform me about any updates. I was the one having to contact select... I WILL NOT RECOMMEND THIS COMPANY FOR HOME WARRANTY PLANS.

    We have provided Select Home Warranty with every piece of documentation to resolve a claim from July, 2019. Documentation was sent by both certified USPS and to the email address they provided. They are verbally changing the terms of their warranty to suit their needs so that payment does not have to be made on the claim. They quote sub sections of their written warranty, however, they verbally advise that what is written and what they want are two different requirements. They disclaim all the thousands of complaints made to the NJ BBB and advise that anyone can make false claims to the BBB. Really? That many customers are upset enough to file a complaint with the BBB claiming fraud and a scam and all of those were sent in by people that haven't been truly scammed? Do not waste your money on a warranty from this company. Save your monthly payment amount and have repairs made on your own when they arise. In the end, you'll have paid for a worthless warranty and still have to pay for your own repairs.

    I felt like the representative took the time to listen and get clarity on what my problem was. Afterwards, she told me that I would get an email in the next 24-48 hours, regarding my claim. I would have liked a little more explanation of the next steps and process, since this was my first claim. With It being a plumbing stoppage issue, I would have liked a call from a technician within 24 hours, but with this process, it could end up being 2-4 days, before I hear from someone.

    Purchased a Select Home Warranty One international Blvd. Ste 400. Mahesh, New Jersey 074950400 in Sept. of 2017. Called to ask details. Customer service rep. told me I was past the waiting period to make a claim. 2 weeks later I called to make a claim and was told claim denied due to waiting period date was 3 days away. 1 1/2 yrs later.. Called to make claim for Water heater.. No hot water and leaking. Claim denied... They do not cover leaking.. I have paid.. so far 900.00 monthly. Select Home Warranty will find ways not to pay a claim.. The policy I was sent is typed in the absolute smallest FONT they could find. When you sign up..they do not tell you the specifics of the warranty. They make it sound like they will cover without any problems.

    Home owners, please read carefully the terms and agreements. For example: -for heating and cooling system they need 3 years maintenance reports and water heater timely flushed to cover the repair cost. Unless otherwise your house is not cover with warranty. They tell you after it happened. Seller doesn't mention anything. Check other things coverage terms. It is worst service in USA. After you buy and need to cancel, have to pay $75.00 cancellation fee.     Failed water heater. My telephone experience with the clerk or answering service was great. He took all my information and referred it to the claims department. The claims department denied my claim. The reason was without logic and against the spirit of the contract and customer agreement. The denial is totally illogical. I was told that my claim is denied because my water heater stop functioning and leaked. Simply put the water heater doesn't heat water and it appears to leak. This was the reason for denial. Although, it is within the common reason of the average person such a condition needs repair.

    Customer Service is good. But tried sending Tony's Repair Service out. I told them last year do not ever send him out again. The man cannot do the work. He cannot get under a mobile home or home to do any repair work. He told me this last year and this year said his Doctor will not let him. He is old, heavyset and disabled. But he still wants and demands the service fee when he comes to your home. If when he can't do the work that he should be able to do. I also told him the first time it was a mobile home so he knew before he came to my home. But the jerk still demands the service fee. In fact the first words out of his mouth when he came to my home, was Select Home Warranty said he was to collect a service fee from me. He got this from me without doing any work to repair my water leak. Get rid of this crooked man.

    Initial call re dishwasher repair. Customer Service Rep was very professional and took all of our information. We should hear back re repairperson within 24-48 hrs. We are looking forward to a speedy resolution as our dishwasher is not working properly. It is not cleaning properly and not drying at all - even on high heat drying cycle.     Don't buy a Home Warranty from Select Warranty. I left American Home shield where I had good service and coverage. I thought Select might be just as good and had a less per service call. I had called Select Warranty for 3 separate repairs. 1st was for a stove which took forever for a service person to get ahold of me then to find out they don't come to my area. I had to call my own which I paid for service and repair. 2nd I called about a microwave that wasn't working which Select said they don't repair microwaves and that they would send $50 toward a new one. I bought a new one and never received any money. 3rd I called about refrigerator which is just a little over a year old in which I didn't get the manufacture extended warranty because I had Select Home Warranty. Again they had no one that services my area so called my own $150 service call which we called Select in what was wrong.

    The representative said they couldn't give the ok and said it would have to go to their approval committee so had to tell service person, not today. A few days later a get an email from Select Warranty saying for me to send them a picture of refrigerator and serial number. I sent pictures and a few days later got an email saying they don't cover. In my opinion Select Warranty is not a good choice for a Home Warranty.

    My claim was submitted on Thursday and I never heard back from anyone. I had to call on Monday to check the status of my claim. It would have been appreciated to hear if my claim was approved or denied. It would also be nice if the claims do not take 24 to 48 hours to process. In the the event that someone air or heat goes out during peak seasons, a customer do not want to have to wait that length of time for Select Home Warranty to either approve or deny the claim.     I filed a new claim for my refrigerator, They made me try to explain in details the problem with my refrigerator.     I just recently cancelled my home warranty because this company would not cover issues with plumbing. I reported a leak inside the wall in my bathroom and was told this was a "maintenance issue" and they would not cover the repair. I also recently had to have my septic tank worked but was also told that the work needed on my septic tank would not be covered. When I signed up for the coverage I specifically asked if issues with the septic would be covered but when it came time to cover the repair I was told that the coverage I had purchased would not cover that specific issue.

    I am very disappointed with this company and would not recommend them. They are hard to work with. To get approval for a repair the wait time on the phone is very long and the issue has to be explained over and over to whoever answers the phone. You get transferred to different extensions and the issue has to be explained again. It is very frustrating and time consuming. Not only do the workers have to wait to get transferred to the right department but they have to waste their time holding on the phone.

    This company is a total scam, they send out their contracted service companies that are totally incompetent. When you call to talk to company about problems you get people that are as bad as the contractors they hire. Every time you try to contact them you get a different customer representative, and evidently they don't record any notes because every time I call them I have to go through the past calls and details of my case. This case was first reported to Select Home Warranty on September 16, 2019 and it is now November 16, 2019 and I still have not received any money for reimbursement on my claim. I would never refer this company to my worst enemy.

    The first time I had a claim with Select Home Warranty, they were good. I had a technician setup to come out the next day and it was a great technician. The process was a little cumbersome, since the online claim system isn’t great and I still had to finalize my claim over the phone before they would book a technician.

    This time around, they have done everything wrong. I filed a claim on a Sunday night because my hot water went out. I heard nothing all day Monday and so I called on my way home for work Monday evening. It took over an hour of being on the phone, jumping between being put on hold and that there was nothing they could do about my claim in the moment, that they were severely backlogged and it was still under review. I wanted to talk to some higher and was told repeatedly that no supervisor was available. I was then offered a guarantee call back for later that night, within an hour or two. The callback never happened.

    The next day around noon, I called to follow up. I was told, again, that there was nothing to do but wait - with no hot water - because it was still under review and they were backlogged. I asked to talk to a supervisor and was again told no one was available because they were all on calls. I was offered a callback and escalation and told I should here from someone by 6pm. I never did.

    I called again at 6pm. I received the exact same lines about waiting and unavailability of supervisors. I spent and hour waiting on the phone until a supervisor finally talked to me. She escalated and approved the claim and said I should have an email with a technician by the next morning and that she would personally call back the next afternoon to follow-up. I never got an email and she never called back. Thursday, I finally got an email with a link to indicate me preferred windows of service. I immediately filled it out, but the company never made an appointment.

    I called the service company Friday morning to follow-up. They informed me that they no longer service water heaters, they haven’t for a while, and they’ve told Select Home Warranty this a number of times. I called Select again, and had to explain to them that the technician they set up didn’t service water heaters. They set me up with a new company, who also doesn’t service water heaters. I asked to speak to a supervisor, and was again told that none were available. While on hold for a supervisor, I’m writing this review. I have no hopes that this will be solved by Select Home Warranty and will never buy a home Warranty with them again.

    Didn’t like the fact that I had to find my own service provider. Pay them out of my pocket and having a hard time getting my reimbursement. I purchased a warranty so that if I had problems it would be hassle free. Have spoke to lots of people there getting off the phone so frustrated. The customer service department is the worst I have ever had to deal with. When speaking with other dept was better. I was even told that there was no one more I could speak to when asked for management. This is second claim I had to pay out of my pocket, after paying for services for about 1 year. When calling I have been asked to send same receipt about 5 times after I sent it and even had a ticket number then was told give them 24~48. I truly feel like some of the workers need more training and to care more about there jobs.

    When I called to cancel my policy was first time someone tried to help me, and convinced me to just give them another chance and he would personally take care of me and any of my concerns but then the extension he gave me didn’t work. Maybe I write it wrong I was thinking but the the hours he said he worked someone said they don’t work those hours. Ok maybe it was a language barrier. But after weeks of trying to get my money I’m told to send that same receipt back that I sent or 19/24/2019.

    I will send it again but I felt like I’m wasting my time and will never receive the reimbursement. Was even told that they had scheduled for someone to come out company stated they were never call. I hope and pray that other customers have not experienced what I have. I know everyone need to work so, I suggest maybe some customer service training. Jake, Matthew, and Paul just to mention a few if actual name.     Your company is a joke. I purchased three years of warranties on four homes and every claim is either not covered or a small refund amount applies to the actual cost of me finding my own vendor to make repairs or replacements at my cost. Your process in finding reputable vendors is no better than any other home warranty company but I was assured when buying your warranties Select Home Warranty was better than any warranty company out there when it came to having reputable vendors. That isn't true.

    I demand to be reimbursed for the balance on my warranties. Give me my hard earned money back and my policies do not expire until July/August of 2021! I spoke to your customer service department and your refund amount was $200, what a joke! I paid over 400.00 per year per policy. Why the government allows this type of consumer fraud is beyond me. Home warranties and car warranties should be closed. They're not worth the paper they are written on.

    Customer service blows. Like literally blows. They sent a tech to my house since my oven wasnt working. "OVEN". The tech said it was a gas valve. My stovetop and broiler work. I disagreed with this. They approved $150 for the gas valve replacement. It is not the valve. Hence, I can still cook on top and broiler. To speak to a supervisor is pulling teeth, two time I have been placed on a call back list, and yet... the phone operators can do nothing. I paid for my full year upfront. and at this point, do I get what little money back or do I keep fighting this and fighting this fighting this. Maybe someone will call me back with this review... Or I assume it will just be lost.

    I was told by several people that buy a home warranty is a good thing to do especially if you own the home. So I bought one, a good deal at that. When something is too good to be true it's for a good reason.. that because it usually is. So my furnace/heater went out on our air conditioner. The air conditioner/repairman that THEY contracted to show up TOLD ME TO never use this company and told me exactly what they would do. AND GUESS WHAT. They did..     Plastic ice cube holder. I reported it on 11-11-2019. In less than five minutes they refused to schedule a repair person to even look at my refrigerator, all I asked was for a minor repair to stop the ice maker from continuously spitting ice cubes on the front door of my refrigerator to the floor.     Their customer service was really nice and response time was quick. I had a issue with my set up times to come look no one ever came. Called back and the same thing happened. On my third call they told me that their techs were backed and are trying to get someone out and if I wanted to use my own repair company they would reimburse. Well one of the main reasons I have them is so I only have one person to call and everything is taken care of. This was 10/5/19. Received email on 10/21 stating they are still working on my claim.

    After repeated calls they finally tell me on November 10th they don’t have any service technicians that repair Samsung. Why the heck they couldn’t have said that a month and half is beyond me but anyway I now need to call Samsung to set up a Diagnostic pay their fee which they reimburse and if repairs are over a 100 I have to send it to them for authorization And once and if they approve it then Samsung technicians can come back and fix it. Today is the 13th of November the Samsung tech just left with everything that is wrong so now I have to wait for them to approve it then maybe I can get it fixed. I did do another claim on 10/10/19 for something else that isn’t Samsung and they are supposed to be here tomorrow so hopefully I won’t have the same issues as with the fridge. Will update outcomes of fridge and central air.

    When I contacted SHW to inquire about a warranty, there were two very important things they DIDN'T tell me: 1. In addition to the initial 30-day waiting period, there is then BEYOND THAT a 90-day waiting period where there is lesser coverage. This means that I have to pay more than the deductible for a repair. 2. I had to pay the plumber ALL THE MONEY UPFRONT, then submit for reimbursement. 3. There seem to be a lot of exceptions to the policy: i.e., unless you pay an additional fee, plumbing fixtures (like faucets) are not covered.

    Select Home Warranty customer service reps are very helpful when you are purchasing your warranty and they all speak English. My experience changed on an emergency problem within the first 30 days. No offense but I could not understand any of the 3 people I spoke with. Please read the policy regulations and exceptions. My motor on my furnace went out last week and since it's within the first 30 days they will NOT cover any MAJOR or emergency issues no matter the problem. They will only cover minor issues. You will have to pay out of pocket with no reimbursement. I had questions and wanted to speak with management. Angel one supervisor refused to speak at first, then answered the phone saying "We are not changing our minds, it's a business and it is in the rules." Only exceptions will be made after you stay with the company for an extended time period but not on the same issue once it is in the system.

    Response time is usually 24-48 hours. So it took a few days in between the claim before a technician came out. They asked for pictures and any old service calls from a previous home warranty company. Completed all for them to deny me coverage even though I am covered. I plan to cancel my membership soon. The only good thing the last guy offered was the next service call free. As of now I am researching other companies and taking the proper steps to cancel. Read the policy and make sure you are covered before possibly calling for a tech and claim. Hope this helps any new customers with issues.

    My dishwasher burned out and SHW sent a poorly rated, one man show repairman. Even though their ads say they will repair or replace, they refused to do either one. Offered me $225, but would not replace it. Said it was too old. Then the kitchen sink was plugged up. They hired a handyman to do a plumber's job. Again he was a cheap one man show. After that I said I wanted out of the contract. It was very difficult to finally convince them that I wanted out.     WHERE TO EVEN START!!! So day one I sign up with home Select warranty. I email yall back "Good Morning, After reviewing all details of the contract I see this plan is a complete waste of time and money! Every single item I wanted coverage for it not covered or so limited it makes this plan a waste of time and money! I would like this plan canceled as I have already wasted the first payment for nothing!!!! Thanks, Brittney **. Also I would like a confirmation email that this has been cancelled and no further funds will be withdrawn!"

    Well here comes month two of being charged so I call customer service! I am told the policy is canceled and I will receive a full refund. Then the next day Jacob ** calls me trying to get me to stay with the company, I told him I did not want to but I would double check with my husband and call back. So I called back the same day and spoke with a lady, I did not write her name down and she said I would receive an email of my cancellation and refund details would be in there!

    ONCE AGAIN month 3 of being charged I call multi times today to finally get my cancellation email finally and was told my refund details would be in the email! Which they were not. So I call back up today to once again speak with Jacob ** for him to tell me I never called back last month which is BULL. I have the call log on my phone bill to prove otherwise!!

    Then he tells me I will only get one month refund and that in his "notes" they put I requested a full refund but was never told I would get one! BS ONCE AGAIN. Check you recorded calls!! And he tells me he can "request" for two months back as a courtesy. I asked him if I would get an email stating my refund and he tells me "If I get one it will be from billing department" but he did not know. And since he was the supervisor there was no one higher than him I could speak with!

    I was told by another company that came to my house 11/7/19 to check the air quality in my house & he checked my main duct where I replace my air filter on a regular basis every 2 months like clockwork.     In November 2018 I purchased a home and later purchased the Select Home Warranty. At the time of purchased I was under the impression that I was obtaining coverage for my home in its current status and was never informed that 3 years of maintenance records would be required in order to utilize this coverage. As a new home owner, this is pertinent information to receive upfront because this information is not often past on from owner to owner. I would have never purchased this product had I known that service records would be required for every repair covered under this product.

    On 11/4/19, I contacted Select Home Warranty in an effort to open a claim for my heating system via an online request. On 11/5/19, I submitted a second online request. After not receiving any response or confirmation of my online request, I contacted Select Home Warranty on that same day via phone. I was informed by the customer service representative they had not received my two online requests and submitted a 3rd request with that representative.

    On 11/7/2019, a contractor was dispatched to my home to assess and diagnose the issue with my heating for which I paid $40. He reported the blow motor needed to be replaced. While still on location at my home the contractor called Select Home Warranty to inform them of the problem. The phone call was on speaker so I could hear the conversation between the contractor and the representative from Select Home Warranty. The representative was informed the part for the blow motor would cost $499 and $75/hour (1.5 hours of labor). The representative proceeds to state he would be submitting the request but then reported he already knew it wasn’t going to be covered and directed the contractor to leave the residence.

    Once the contractor left my home some time later I received an email requesting photos of the unit and maintenance records. In response to this email I submitted the photos of the unit, as requested. I contacted Select Home Warranty to follow up and was again informed that I needed to submit photos of the unit and service records. I informed them I have submitted all the information that I have (photos of the unit) and that the service records were not available because I have only owned this home for 1 year. I later received another email again requesting photos of the unit and again resent the same photos.

    On 11/8/2019, I received an email stating my claim had been denied under section 9.1.2 of my contract. I placed a follow up call to Select Home Warranty and was informed by the representative that my claim was denied because I failed to provide 3 years of service records. However, the part necessary for repair is covered under section 6.3.3 of my contract. I was further informed that Select Home Warranty would be willing to pay $150 toward the cost of repair which I do not believe is acceptable because I obtained the policy under the pretense that covered repairs would be COVERED in full. Select Home Warranty has proceeded to process a payment in the form of $150 check that I do not plan to cash.

    It is very unfair how they lure consumers into buying their products with the false hope that they will be there when the customer needs them. They are not transparent about the parameters of their product and as I can see many customers have fallen for their scam. I will not accept anything less than a full refund of my policy payment which I believe to be sufficient since they have refused to cover the cost of my repairs that are included in my contract and considering they have solicited their product to a new homeowner without being upfront and transparent about what’s necessary to submit a claim through their company. This company is so it’s not even accredited by the Better Business Bureau because they are not cooperative when handling disputes and provide extremely poor customer service. Please keep in mind that they pay a monthly fee to be on this site and have no obligation to the satisfaction of the consumer.

    Well, got there product first time and my AC broke. They got a person from their network analyse it for my claim only to complete the formality for rejection. The compressor of my unit was busted although they say it covered compressors. They got a fine print of no coverage on electrical failures and closed my claim with no further support.     I had a contract with them and they sent over a company by the name of M J appliance repair. I initially had two issues I wanted taken care off. Both were handled by the same appliance company. They came and inspected my washing machine and determined that I needed parts which were ordered. My Ac unit was not working properly and the tech told me to buy a liquid from the store and run it through my AC pipes. I ended up with chemical burns on both my hands because I didn't know what I was doing. (Why didn't the tech do the work himself. In anger I cancelled my policy with SHW. I had a change of heart and came back to them within a week and wanted to continue my original claim re: my washing machine, they denied my claim because it was a prior existing condition (even though it was never taken care of the first time). They lost a customer because of a technicality in the contract. What I should do is sue them for the burns to my hands!

    Select Warranty company refuses to reimburse me for repairs.

    10/24 - a leak in the kitchen sink/faucet noticed and a claim with Select HW is placed.
    10/24 - Air 300 plumber is assigned to the case, he comes out and states that the faucet needs to be replaced. I am charged $45 service call fee by Air 300 although Select Home Warranty has me on $0 service calls. The technician states that he needs approval from the warranty before he can do repairs.
    10/28 - Air 300 confirms that Select Home Warranty authorized the repairs and we schedule the technician for 10/31 to perform the repairs.
    10/31 - (The water now leaks from the top of the kitchen sink and from the bottom.) Air 300 says they don't have me on their schedule and that the repairs are not approved by Select Home Warranty.
    10/31 - I find an independent plumber to fix the leak and get charged $250 for the repairs (out-of-pocket).
    10/31 - follow up call to Air 300, they confirm that Select Home Warranty approved the repairs in the amount of $285.

    11/01 - a call to Select Home Warranty, they state that I will not be reimbursed $285 for the repairs due to the fact that I didn't use their technician.

    I was looking for a home warranty. I was quoted a monthly price and was told it covered up to 11K per year accumulative. They withdrew my 1st payment out of my account then I received my policy. The price that I was quoted was wrong, and nowhere did it state 11K was covered. I called and was told to call back the next day in which I did. I spoke with Ray again who is suppose to be a supervisor who was well aware of the problem in which he transferred me to the sales rep. Sales rep Ralph fixed the pricing and spelling of my last name and emailed me over another policy. In reviewing my policy again I had to call back for a 3rd time to once again state nowhere on the policy does it state 11K is covered.

    Now Ray transferred me to another Manager who now tells me it should not have been offered to me because I am paying monthly. It is only offered if you pay 3 years up front. I asked "BOB" the manager if they would stand behind what I was offered, he said no. Apparently they do not value their customers. If this is how they were now with me I could only imagine what you would go through putting through a claim.     Last year I purchased their most recommended bronze plan for 3 years for almost $1000 and was told it would cover water heaters. The website also states that it covers water heaters. My water heater just went out and it will cost $1600 to replace it. The company took three weeks to get to a resolution and finally sent us an email saying that they will only reimburse us $175 for the new water heater because it is 12 years old (which is not that old for a water heater). The contract that they sent me AFTER we discussed coverage and paid for the warranty has fine print that says they will only pay depreciated value on ANYTHING.

    They advertise that the water heater is COVERED under warranty when this policy clearly does NOT COVER a replacement. They are only willing to reimburse us 11% which means we are responsible for 89% of the loss. No one would use this company if they knew that they would only cover pennies on the dollar, when most of the other companies would cover the entire replacement. I am a Realtor and deal with warranty companies all the time.

    SHW website is so misleading. They advertise multiple industry awards that I can't imagine are legit, based on their customer service. They sell 3+ years warranty that seems really cheap per year with a low co-pay, but it doesn't really cover much because of all their cleverly written exemptions. Their online advertisement says they will "repair or replace your appliances, it's just that simple." But they don't. They pretty much just tell you your appliance is worth $150 and that's what they pay you, if you're lucky.

    The genius of a three year warranty, is that they require proof of annual service for three continuous years on your HVAC. In other words, you'll be eligible for able for partial repair on your HVAC after documentation for three years, when your policy is over. I say partial because it won't cover even half of the expenses. When they wouldn't cover my system in any way, I asked, "What if the hot water heater goes out, will you refuse to cover that, too?" They told me, "Well of course we cover water heaters." We finally gave up, they wouldn't even send anyone out, and we paid for a new one.

    Because so many customers complain about this company and seek legal action, they've hired a very clever attorney to handle the BBB, office of the Attorney General, and lawsuits in general. They are not a warranty company, they are scammers and need to be stopped. I had a refrigerator go out and they actually sent someone out, but once he was there, he said he wouldn't do anything unless I paid in full and that SHW would reimburse me. Well, they didn't give me one penny of the $600 charge. I totalled up everything they didn't cover and it came to over $8,000, over three policies. If I had only bought one, I would feel so bad, but I paid them $3,000. They have neglected to give me the coverage their website promised.

    I file a claim for my water heater and they ask for the serial and gave it to them. And I also informed them that it was still under warranty and they assigned my claim to a local technician. And they came out and did an diagnosis on my water heater and charged me a $60 deductible. And I was sent an email stating that my claim was denied because my water heater was still under warranty. They was aware of that in the beginning, I’ve called several times to speak with a manager but they tell me every time that all supervisors are busy and will call me back within the hour and they never do, I’m very disappointed with the service that I’m receiving from, I think they are practicing some business, I think they should refund my money after knowing that they were not going to take care of my claim.

    Terrible service. Words cannot express how dissatisfied I am with this company. Due to a mistake from Select Home Warranty’s side I was refused service and had to find and pay for repairs myself. After about 2 months of countless calls and emails they fixed their own error, but the reimbursement is less than half of what the repairs cost. Do not buy home warranty from them.     I currently have water damage in my basement. My sump pump is not properly functioning. I expected to have it checked and replaced if need be. However, I got it checked ONLY. The local professional assigned wasn't given authorization to make the repairs, even though he agreed with my assessment. Now I am waiting further while rain in the forecast. I tried to get my situation escalated, but was met with excuses and a lack of results. I was told that a supervisor wasn't available since it was after 6 pm.     Select Home Warranty is not legitimate. They delay and recycle calls, ask for the same information over and over, and try to get the customer to simply give up. This is the second claim I've made with Select Home Warranty, and the second I paid 100% out of pocket. Oct 17 2019: Refrigerator malfunctioned and stopped cooling the freezer and refrigerator sides. Opened a ticket with Select Home Warranty (provided issue description, model and serial numbers, etc. Oct 18 2019: Select Home Warranty dispatched Contractor A, who scheduled their diagnosis on Oct 21 2019. Oct 21 2019: Contractor A visits and diagnosis the problem as a de-frost control board, but they clean the coils and say to call back if it breaks again. It broke again the same day. Part must be replaced. Requested repair.

    Oct 22 2019: Contractor A reports the part is ordered, will arrive on 25 Oct 2019. Schedules the repair for 9-11AM on 26 Oct 2019. 26 Oct 2019: Contractor A doesn't show for the repair. Family emergency. Contractor A is one person, not a company of people. Contractor A reports they will hand the job off to someone else. I e-mail Select Home Warranty a transcript of the text messages and request a re-assignment. 27 Oct 2019: After no communication, I call Select Home Warranty who has no idea about the issue. They call Contractor A and verify closure and request to transfer the work order. Select Home Warranty reports to me a new contractor will be assigned in 24-48 hours.

    28 Oct 2019: I follow up with Select Home Warranty. No contractor assigned, yet. They recommend I hire my own. I gave them until 29 Oct 2019 1100CT to find a contractor. 29 Oct 2019: I contact Select Home Warranty. No contractor assigned, yet. I gave them until 1100 (couple more hours). At 1100, I contact Select Home Warranty and report that I'll find my own contractor. They request I call back after the diagnosis and request authorization to repair. Around 1110CT, I hired a contractor who is scheduled between 9-11AM on 30 Oct 2019.

    30 Oct 2019: Contractor arrives on time. Same diagnosis, need to remove and replace the defrost control board. I called Select Home Warranty for approval. I spoke with Person 1 (customer service) who took all the information, then he transferred me to Person 2 (authorizations) who took the same information in a bit more detail, then he transferred me to Person 3 (approvals) who requested all the same information again and very rudely and stated he needed 24-48 hours to review and approve the claim. I explained we already waited more than 10 days and it was their failure to obtain a contractor that created this situation. I stated I would not wait any longer.

    I was transferred to Person 4 (customer service) who started over at the beginning. I provided all of the information (again), and this person "Matthew" said he was sorry and would have to transfer per to authorizations. I was transferred to Person 5 (authorizations) who took down, again, all of the same information. This person put me on hold to "attempt to get approval" and returned later stating the appliance was not covered under the warranty. This phone call took 1 hour and 1 minute. During this time, the contractor I hired sourced the part, picked it up, and started the install. They were finished and e-mailing me pictures and involves within 10 minutes of finishing the call with Select Home Warranty.

    Denied one of the most essential parts of heater. Without this part it does not run and would explode. The contract states that it covers all essential parts necessary for the furnace to function. This part is it’s the main part to get gas to a gas furnace. Without it the unit would explode And not run. If I could give zero stars I would. Took several days to find a contractor. Upon calling some on my home I found several contractors that said they refuse to work with Select Home Warranty.
