The agent was very helpful and immediately sent me my policy contract documents immediately. She also told me that she would get a renewal agent to contact me as soon as possible in order to process my renewal. It was a good experience talking to the agent. The wait time was also very short.

I recently became a Select Warranty customer. When talking to the salesman he said I would receive a copy of the contract and information in the mail. Almost a month later, I still have not received it. Not a good sign of service to expect. I am wondering how long I will be a member.

Richard ** Help. Non-licensed and no liability - Charlie Handyman Services sent by Select Home Warranty caused $17,500 in water damage to my rental townhouse in UCF claim # **covered by Select Home Warranty 6 year policy **. ** ext ** Ron ** senior supervisor. Ext ** Jeremey ** VP operations both said their company is not liable for any action for people sent by them even bodily harm. All workers are licensed and carry their own liability insurance by contract except for Charlie.
I had a plumbing issue in the tub on 2nd floor. Charlie Handyman came on 12/16/2019 at 6pm. Worked on faucet and plumbing of tub on the 2nd floor. Krystal ** a tenant was with him most of the time and she said he left faucet connections loose and left in one hour and said he would be back in morning 1st thing. The other tenant Amanda woke up in morning and saw water was was dripping from a AC vent on 1st floor. Called Charlie and he said he would be right over but never came.
4 hours later at 12pm Krystal came home and the wood floor and ceiling were ruined by water mitigation from the plumbing leak. She called me and I came over. At 2pm a neighbor had just shut off the water. I called Holland plumbing who came over at 5pm and said Charlie handyman services did not know what they were doing in plumbing repair. I called Charlie and asked if he had plumber license and liability insurance required by SELECT HOME WARRANTY. He said he did not and hung up on me.
Select Home Warranty refuses to pay for anything including damages by their worker. I need your help to get paid and expose this for other home owners using this home warranty SERVICE. Jeremey ** VP said even if he had injured someone or attacked them- SHW WAS NOT AT FAULT FOR ANY OF THEIR WORKERS CONTRACTED BY SHW ACTIONS. WOW. The plumbers will give a statement and two tenants will also back up all damages done by SHW. Please help.

While I have fortunately not yet had to use my warranty the sales person Jonathan ** I spoke with when I called sealed the deal for Select. I was looking at 2 other warranty places and their sales people were very pushy and not informative. One of them when I asked them about roof leaks went in this whole speak about double insuring what home owners already does. (I know what my home owners insures. I also know it’s a $1300 deductible.) Anyway Jonathan was super sweet. Answered all my questions and offered me the phone promotions not seen online and was just helpful not trying to make a sale!

The company responded to our claim with Speed and fairness. The service was fast and friendly and efficient with prompt responses to Our claim. Staff was friendly and efficient. Fast Response to emails. We have had bad experiences in the past with some companies that Were rated higher. It is good to have a good experience finally.

Just brought a home. My sister told me about about the warranty insurance. So that night I did sign up. So far the sale rep was very nice and answer all my questions. So beginning first time home owner. I'm glad I have a peace in mind when something goes wrong. I can call and have something fix without hurt my pockets.

I submitted a claim on my washer which started spinning really loudly and not getting adequate water out of the clothes. A representative got back to me and got the whole process started very quickly which was much appreciated. The claim submission part was extremely easy. Thank you so much!!

The service I received from customer service was very good, the settlement value was less than what I expected. The extra month of service is why my rating of value is three stars. But at least the customer service was good.

We contacted SHW on Friday. They had a service technician contact us that same day. We have an appointment set up on Monday (the next business day). I'll provide additional information once the repair is completed early next week. At this point it would be premature to offer a final "verdict" on the service since the repair is yet to be completed. But, like I said, once we have completed the transaction, I'll be more than happy to provide additional detailed information on the entire service experience.

The person I talked to about the home warranty was very informative. He answered all of my questions about what is covered. I hope everything is as he stated because I was told by another company that everything was covered until I put in a claim, then they would state that part was not covered. And sometimes it would take over a week to get someone to come out to do the repairs.

Paul the associate was very polite I did not have my account number# on hand but he found me with my address he was very patient with me in locating my make of the dryer and number on it he spoke clear and informed me that I would be contacted through my email. Thank you Paul.

This is a complaint about the fact that I will not be logically reimbursed the hard earned money we paid to have our plumbing fixed after waiting more than 3 weeks for your company to find a contractor willing to complete our claim. Only during my phone call to your company, while my technician was at my house, did you state that you have to approve our technician’s estimate or job description, but we never heard or was never notified that we need to have it approved before being reimbursed. I was under the simple impression that I would send you the invoice and receipt and then I would be reimbursed. Besides that, my technician didn’t even have the time, nor did his company allow him to talk to your approval department, which hung up on me anyway!
This is the type of fine print garbage that your company seems to keep bringing up on me. I paid $2000 for my contract and all I got washer and dryer, which you only partially paid for. The HVAC wasn’t covered after you brought up your fine print crap and now this. How does your company live with ripping off good people out of their money? You are a multimillion dollar company and you can’t even fork over a measly $250 to pay for a technician’s work that you should have been able to contract out yourself?!
You say it was in my contract that a technician needs to be approved before reimbursement, but how hard is it after waiting so long for you guys to find someone, would it be to just mention it, in an email, as a reminder, if I do find my own? This is bad service. Big time!!!! This is preposterous and totally unfair... I demand restitution for this ordeal.

New policy. Mr ** was very kind and thorough. Very patient. Hoping Select is a good with service calls being handle and the salesperson. I was a bit skeptical due to another company I had before who didn’t follow through very well. Here’s hoping Select is as good as they claim to be.

Contacted the warranty company about a freezer repair needed on Monday and I'm still awaiting the contractor to set up an inspect/repair time of my appliance.. it's Friday now. Nearly 5 days later and I'm still waiting for a contractor. I'm satisfied with the warranty. Just don't like the long drawer out process to get items fixed!!

Richard ** gave me the answers I was looking for. I am selling my home and wanted to help it sell with a homeowner's warranty.. (this should give me the coverage I need?).. I was hoping that this policy will help give the potential buyer or comfort and knowing that it is a well taken care of quality House. Yet if something goes wrong there's an easy fix.

Was with another company for 10 years until the service was not good anymore. Service call fee for Select is less than 50% of previous service and the monthly rate is 50% of old company. The salesman was kind and worked to find a price that was satisfactory for me.

Updated on 12/28/2019: I wrote a previous review about the bad customer service and about there never being a technician available to come to my home. I called back today since it has been 30 days since the claim was opened. I was told that my warranty expired today, December 28, and they could not talk to me until I pay For another year. I explained that that the claims were opened when the policy was still in a fact and that I keep getting emails saying they are having a difficult time finding a technician to come out.
They said it did not matter because the claim was “never approved”. I explained that I’ve been waiting for someone to come to my home but that they were not able to find anyone as of yet. I have those emails saying they are working on sending out a technician, yet none of this mattered to them. This company is definitely not acting in good faith. They are not providing the service they were paid for and they make it difficult and hope that you will give up. This is fraud.
Original Review: I paid for a two-year plan. I filed a claim and the company that was assigned never contacted me. I was finally able to reach them and I was told they do not work with SHW any longer because they were tired of never being reimbursed. I called immediately to tell them another technician needed to be assigned and it has been over 30 days and no one new has been assigned. I keep getting emails saying they’re working on it and giving me the option of paying out-of-pocket and submitting the cost to them for reimbursement. Which left me doing all the work.
Having a home warranty is supposed to make your life easier. I cannot find a company that has anything good to say about SHW. It seems to me that they offer this option so that they don’t have to do the work of assigning a technician to come to your home. Essentially they are being paid for a service that they are not providing. Finally when I mentioned the Better Business Bureau they put me through to the escalations department. However I still need to wait for someone to call me back and it has been days. There is something very shady and fraudulent about this company and I suggest no one use them. In future I will be putting $500 a year into an account and using that for repairs.

The service was courteous and efficient. They have not come out to do the repair yet, but so far everything has been easy and prompt. I especially appreciate how they were able to look up my policy number since I did not have it on me. All I had to give them was my address and they were able to confirm coverage.

Water Heater was installed in 1994; is now 25 years old. It's spraying water out the top and leaking from the bottom and rusting out at the bottom, but is still heating water (for now). Leaking is NOT covered. Disappointing, but we'll have to wait this out. It will have to self destruct before it's covered and we will have to experience the inconvenience of having no hot water some time soon, hopefully!

The internet is crazy these days so as soon as I started searching, my telephone started ringing and my email was bombarded with requests to help me. I chose Select Home Warranty.

Was time to renew my home warranty but had no clue if I should stay with my current coverage or change. Submitted an inquiry for an estimate and got an instant response from David. Asked a few questions to determine what my needs were and what discounts he could offer. Less than five minutes and we were done. Excellent customer service and value with outstanding coverage.

I was bothered w/ my 1st claim. I hadn't fully read the policy. When using a credit card there is an additional 5 day wait for coverage to begin so my first claim was denied for 3 days. 2nd claim was just filed. So far it has gone well, the communication has gone well. Emailed updates have been consistent. We'll see how it all works out but at this point I am happy.

We are very please with the response and since you had no service tech in the area you offered for us to find one. We located one and are now in the process of the claim to get our AC unit replaced and plumbing has been fixed. People with customer service were very efficient and sent my claim thru to the approval department. Now waiting on my reimbursement.

Salesman promised a mechanic would be dispatched in 1 hour, but when I received the contract that promise is not written down anywhere. A phone call to the company reinforced the 1 hour dispatch for my area, but stated that it wouldn't be in any home warranty contract. I'm satisfied with the answer, but still think the written contract should be more specific regarding response time for emergency repairs!

Enrollment was quick and painless. The sales rep was kind and helpful. I was a little disappointed in how much he tried to upsell on longer contracts but all in all it was easy. I like that I was able to do must of the enrollment online as I hate having to sit on the phone.

I search reviews on Consumer Reports to help me decide on purchasing a product. SHW came out on top from their customers. Their pricing beat the others by far, Sam was knowledgeable of the contractors in my area, the service call is a lot cheaper than the other companies, and I have yet to see a review where SHW gives you the runaround on filing a claim. They state if I'm not happy they'll make it right.

I contacted Select Home Warranty with a Heating Issue. This was my first contact with them since purchasing the warranty. They were responsive, prompt and attentive to my issue. When it was discovered that their closest contractor was 90 minutes away, they gave me the option of choosing my own contractor, who is local and knows my system. The customer service representative, Andrea, was very friendly, assistive and sent the email to me immediately, with the directions of how to go about using my own contractor! So far, based on my first experience with Select Home Warranty, I would highly recommend them!

Just bought the home warranty. Excellent sales process, easy and smooth. I still have not used the services themselves. I Will provide a detailed review once I get to use them. In comparison to American Home Shield, the company I currently have, the Select Home Warranty appears to provide greater value, coverage and lower deductible for the same price. I am going to try their multiyear product which appears to keep the contract cost constant as well as the deductible.

Updated on 01/31/2020: They call with an estimate of approx. $427, of which I will have to pay $206 for labor. But when tech was here, I asked what the est. was going to be, and he said $269. So I get the big guy from Select Home who handles customers like me, after going over everything once again, he sarcastically says "why don't you just by a new dryer"? Then tell me to get my own tech out here and send the bill and they will pay their part of $221. I tell them that how would I trust that. So I would spend $75 for the tech to show up, and $206 for the labor, for a total of $281. Which is higher than the original estimate. Not to mention the $49.95 each month I paid for some 8 months up to the first claim. It is a scam.
Updated on 01/30/2020: This company has been the worst experience I have ever had. I put in my first claim Dec. 26 2019. It is now Jan. 30, 2020. No fixed dryer yet, after numerous phone calls and e-mails and promises of the standard "within 24-48 hrs." I have had to continue to call and e-mail to get them to do their job, as it appears the left hand does not know what the right is doing. You will have to do the same if you put in a claim. I called today and told them to cancel my policy but I still wanted my dryer fixed, as I put in the claim over 1 month ago, though they promised 24-48 hrs. He told me if I cancel the claim today, the whole thing will cancel and I won't get my dryer fixed. THIS I BELIEVE IS ILLEGAL, AS I PUT IN THE CLAIM SOME 5 WEEKS AGO. Steer clear of this company. If you don't believe me, then sign up with them and put in a claim.
Original Review: The phone operators were nice, but my ceiling fan claim was a joke. I was allowed $45 toward a new fan plus the deductible, and I have to pay someone (I'm a senior citizen) to put it in. So with the deductible and $45, this comes to $120 for a fan that would have to be extremely cheap compared to the one I have now. Plus I pay for the installation! Wow, what a great deal since I have been paying for around 8 mos. $50 a month to for the insurance so I can lose money on a ceiling fan in my first claim. Why they decided it was cheaper for them to have a new one instead of fixing mine is probably because they win and I lose money by using the insurance claim. WOW.

Garage door operation. Contacted Select-they arranged same day service and repairman was on time; was able to diagnose and repair! Excellent service! I would recommend Select to all friends and relatives! Too often delays and misinformation prevails. Not here! If you need value and courtesy go with Select! I've only put in two claims with this service. They denied one and the other is taking over 3 weeks to repair. I called them to complain and they told me there was nothing they could do if the technician wasn't showing up. Why bother getting a home warranty repair service if they won't repair anything?

I was pleased that someone was dispatched to call me, after trying to email twice and after 4 hours not getting a call. So I called Select instead of emailing again. The plumber who came out found the problem right away (I had a flood under my kitchen sink) and tried to find a new metal hose like the one the faucet had. Unfortunately he said that none of the supply houses had that type required. I told him I was having a big party for my grandson's 21st birthday and his being inducted into the Marines the next day. He told me, "well I could completely change out the faucet with a known brand...but I can tell you right now that Select will not pay for it~!" I was so appalled, because I had a toilet totally replaced when I had my previous warranty company. Finally I told him to go ahead, because I really needed a workable kitchen sink and needed to get the mess underneath in the cabinet and on the floor cleaned up, so I could prepare for the party.
I truly wonder now if I did the right thing in changing Warranty Companies. I purchased the Platinum plan figuring it was the best coverage and would certainly include that coverage. I think that I will have to consider canceling, because I paid for a 5 year plan and I'm just into my first month's coverage and already have a problem.

I was extremely disappointed about the handling of my very 1st claim. Mr. ** called me and without much ado, made it right and managed to keep me as a customer, despite my intention to ask for a full refund. He called and emailed several times afterwards to ensure that things were going the way they should with my appliance replacement and reimbursement.

My oven control was broken. I contacted SHW to use my warranty to cover the cost of repair. The repairman showed up and diagnosed the issue. SHW did not cover the repair. The particular unit was not covered with the warranty. But SHW was willing to pay for the parts needed for the repair which was a big help.

The representatives on the Sales department are the worst!!! If you ask them too many questions they get upset, they are rude and aren´t willing to help... The agent didn´t want to give me his name and when I asked for a supervisor first he said that he couldn´t transfer and then he hung up on me. These are the type of companies that simply wants your money and then when you ask for the service they simply give you the run around!

I was looking for a new home warranty company and came upon Select Home Warranty. They made the best offer of the ones I checked out. When I talked with them on the phone, they also offered me longer terms deals to get additional discounts, but were willing to leave it alone when I said I couldn't do that at this time.

I HIGHLY recommend you DO NOT chose this company. We moved into our new house in 2017. We had a home warranty company when we moved in. When that warranty expired we started to look for a new company. We found Select Home Warranty and decided to give them a try. 6 months after we joined our AC went out. Mind you we live in Arizona and it's was August (115 degrees). So we gave them a call to see when we could get a tech out to fix it. Since it went out on a holiday weekend it took them almost a 5 days to get some one out to fix it.
When the tech came to fix it he had told me want need to be fixed was not covered and the warranty company would not cover the full amount to repair it. It cost us 1100 dollars to fix the AC plus 3 days in a hotel till it was fixed. All that the company would reimburse us was 300 dollars. DO NOT CHOOSE THIS COMPANY!!!! Anything you have them do always take 24 to 48 hours to process and 15 to 30 days to send anything back. WORST mistake we have made. Live and learn I guess.

Clothes dryer. I have been satisfied with the level of service I’ve received to date. The online claim process is very straightforward. I also received an email indicating additional information was needed to process my claim. Once I called back the representative was very professional and I received an email confirmation that my claim was processed.

The technician came today and declared my water heat not repairable. Leaking, shorted out electricity, threw electrical breaker or could have caused fire. All turned in to claims before noon. No action taken this afternoon. No reply from authorization department. So, no hot water. It is currently 27 degrees cold where I live. I just wish they could have authorized a new hot water heater today. Whether it is paid for today or tomorrow is a mute decision. Whether I have hot water today or tomorrow is a big deal.

I will be honest to share my experience. Ray was great to explain the product and the thing which helped me pick you guys was he did not push me to buy at the same time. The other companies I spoke to was like, "If you hang up the phone we would not honor this rate." I asked Ray from your Company to give me time till evening and call me back in the evening and I signed it????

I currently purchased the Platinum coverage with some added extras. The customer service was great in helping me get all the coverage I needed on a new home purchase. I had a well and septic since I'm out in the country and they had coverage for this as well. Which help me tremendously.

Clothes dryer malfuntioning. Customer service representative was courteous and helpful in setting up my claim and explaining the claim procedures that would be provided to me. I was disappointed in an earlier inquiry on my refrigerator to be informed that my refrigerator compressor would not be covered because it was a sealed system. I found that very disappointing and have elected not to renew my contract.

Hello I had to wait two days before I was able to talk to a live representative. I’m still waiting on tech. I switch from another company and I hope this service is worth the wait. I bought a Select Home Warranty. A few months later I filed a claim that my refrigerator was broken...it was turn down. Even though they stated that my refrigerator was covered! Then last week I filed a claim on my kitchen sink plumbing...it was turned down again. EVEN THOUGH MY POLICY STATES THAT PLUMBING STOPPAGE AND SYSTEMS ARE COVERED! This has been a horrible experience, I have had to had multiple vendors come out to my home to try and get this resolved. Both vendors said they avoid working with Select, who is a horrible company that finds any loophole not to pay. The first vendor came out and took my service fee and then never returned my calls or Select's call. After having to contact select multiple times over multiple days I finally got a new vendor dispatched to me who charged me $30 for a part because he said he was "doing me a favor" because Select wouldn't pay him anyway. The part did not work and he refused to send me a receipt for the $30 I paid.
I was told by Select that the 2nd vendor (Bush) informed you all that he charged me this, yet I have heard nothing about being reimbursed. I've spent many hours on the phone trying to resolve this issue and asked to speak to a manager multiple times and was never called back. I am absolutely disgusted that after almost a month of back and forth the "resolution to replace" is a $150 reimbursement for a dryer that I cannot buy with just $150.
The claim to repair or replace is a complete sham and your company has zero morals or customer service. I prepaid for the year and I was told that if I cancel my ongoing coverage, I will not receive my $150 reimbursement. I've been very patient with this process; however, after speaking with your associates many times and hearing the same script over and over again I realize that this company is a scam. I will be reporting you all to the BBB and anywhere else I can to deter people from investing in you. I previously submitted a request via this portal to be contact and never heard back.

After calling Select Home Warranty, I was assured that I would be receiving an appointment with a technician within 48 hours. I waited and waited, all the time with no garage door opener to use. After 40 hours I called back and was told they were working on setting up an appointment and would be hearing from them by the end of the day.
Finally, after 48 hours I call them again and was told I could contact my own technician and would need to call them when the technician arrived with an estimate for the cost of fixing the garage door so it could be approved before the work was done. My technician arrived, I called the select home warranty and was on hold for so long that the technician was finished and we were still waiting to talk to the person to approve the work being done. I was without a working garage door for several days. If I had been told at the beginning that I needed to contact my own technician it would have been fixed in less than 1 day. Door is fixed, I have sent my bill to select home warranty and just waiting for my reimbursement check.

So when I made the claim, I indicated both serial # and model. The repairmen came out and simply wrote them down and said he would order the parts. SHW, not the repair company, then ask for photos of the unit and serial/model numbers after repairmen was here. I submitted those via email, it took 36 hours for a reply that says I will wait an additional 24-48 hours to hear back, THEN a resolution will be sent.... Where is the part and is the repairmen coming back? In the meantime, it’s getting expensive and quite unhealthy.... it’s been two weeks. What is the problem?

I had to choose handle broken or other unrelated problem, the actual problem is that dishes are not drying and the counter-balance on the door is broken because when unlatched the door free-falls open.

Very negative situation. These guys say one thing and definitely lie to you once they have to come and fix whatever problem that is presented to them. I was told that my insurance included parts and labor before I bought the insurance and I have used them twice and both times I was rejected saying that it did not include parts and labor. Not only that but I had to pay an additional 80 dollars that the actual electrician charged me because according to him this company had many negative stipulation that did not permit them to continue working and finishing the job. I also have a person that I know in a different location that told me that his experience and situation was very similar to mine. Don't buy it!

Buyer beware! This company promises to cover all sorts of things and then fails to do so because of the fine print exclusions, some of which are so exclusionary that nothing can be covered. We bought a 3 year plan when we bought our 25 year old house. We asked 3 times about the furnace being covered. We were assured each time that, no problem, they'd cover it if it failed. They, at no time, shared the exclusions to its coverage until after we had purchased the plan. Those exclusions included 1) the heat exchanger (which is absolutely necessary for a furnace to work) and 2) rust and corrosion (which happens to just about every metal appliance or unit). So, 6 months in when the furnace failed, they refused to cover its repair or replacement.
After hours on the phone, they insulted us by claiming they were used to people "trying to get over on us". We canceled the contract and forfeited $150 of what we paid and took care of the bill ourselves. This company is a total fraud... "Oh sure, it's covered" upfront but no it's not in the fine print which you only see after they have your money. AVOID at all costs. We never had this problem with American Home Shield.

I am happy to get a little of the cost back of the range due to having a warranty. I purchased policy at realtor’s suggestion to offer to potential buyers. 60 days after purchase I had heat pump serviced. Tech found it was not cooling well. Tech ordered parts including freon. While waiting for parts I called Select for authorization. I received ticked number to put in claim for service and repair. I paid HVAC company and then out in request for reimbursement. Select did not return calls or emails. I had to make telecom appointments. Weeks would go by. Each clerk (5) had a different excuse. I contacted a lawyer, and NC state consumer protection who got same excuses. Claim was never paid regardless of contract. Do not buy. They don’t honor contract or pay.

I've paid for a policy for 2 yrs. with SHW and the first time I filed a claim for my heating unit that's covered under my policy, they sent me through hell and back disputing the claim. I've talked to a total of 15 representatives since Oct. to Dec 2019 about replacing my heating unit, still to no avail. SHW is notorious for Discouraging, Deferring and Denying claims. They only want to pay $150 towards replacing my heating unit that is going to cost $3,000 to replace. Their explanation is because I failed to provide them with 3 yrs. maintenance records on my unit regardless of the fact that I've only lived here for 2 years. This company is a SCAM and takes total advantage of its customers. DO NOT buy a policy with Select Home Warranty because you will REGRET IT!!!!

I have been with Select Home Warranty for a little over a year and on November 10 I place my first claim and is December 14 and my dishwasher still not fixed and every time I call they tell me they going to send a technician in the next 24 to 48 hours. I first called in this problem on December 10th and have called every day since then it is now December 14th. Our family has been going to McDonalds to use the bathroom for the past 5 days. Signed home warranty contract 9/20/2019. Was told about 30 day waiting period. Our Florida weather cooled enough to turn off AC, open windows. Emo of October or beginning of November. Got hot again. As I have a serious lung disease I turned AC back on. No cooling occurred. Called Select. Referred a company to check AC. Company called me stating they did not come into our area. Let select know. Said I could get someone in my area, that anything over the deductible they would pay. Did get someone out. Did not charge me as unit was non useable as compressor and coils were bad. Got a 2nd opinion, and same diagnosis.
Select reviewed paperwork submitted by AC service company. Agreed unit needed to be replaced. But they would not cover as it was within the first 30 days of contest. First 30 days was 9/20/2029 to 10/20/2019. The problem occurred at the end of October or beginning of November 2019. December 2, they emailed me they were reviewing the diagnostics submitted by the AC service company. On december 5 got an email from select stating unit did need to be replaced, but they would not cover it as it was with in the first 30 days.
I called them stating it was after the 30 day waiting period, but they stated it was still in the 40 day waiting period. I said where in the contract did it say 60 day waiting period. I reviewed dates with them but they stated it would been active account after 11/20\2019. They collected monthly payments for. September, October, and November. I cancelled contract. Requested refund. Take great care with this company as major repairs or replacements will be denied by whatever excise they can come up with.

According to the Platinum Plan I purchased for 3 years the sales person told me I would be covered for my appliances. One being the garbage disposal, even in their contract it states doesnt matter how old. They would fix or replace it. Now that my garbage disposal broke they are only offering me 100.00 to have it replaced according to them because of depreciation. I also said to them once I buy it will you install it, they said no. What do I need a contract like this for, they claim to have peace of mind on their website, this is not peace of mind. It's a total rip off and is not what I was told by the salesperson. I intend to call my credit card company as well and have placed a complaint with the BBB.

We had a simple matter of a dishwasher malfunction. First this company did not vet its contractor properly as he misdiagnosed the issue. I had to pay him $125 deductible (higher than any other company I know of) on the spot and he told me that same night he will go ahead and provide his assessment to the warranty company so he can come back in the next few days and either try to fix the dishwasher or replace it. Well, WEEKS went by and after a lot of phone calls to the contractor by myself and the Select Home Warranty, ABSOLUTELY NOTHING!!!!
I was finally put in touch with another contractor by Select Home who was equally unresponsive. Finally, I went and found my own contractor that charged significantly less fees to come out and diagnose the issue. NOW, Select Home refuses to reimburse me for the double deductions. I have called again and again and again....they keep giving me some excuse and half the time their representatives either have not read the notes or act plain stupid. DO YOURSELF A FAVOR AND DON'T SIGN UP FOR THIS HEADACHE.

Select Home Warranty advertises that if you have a HVAC claim they will reimburse you $5500 for replacement. My HVAC unit could not be fixed and had to be replaced. Select would not give me any more than the maximum $150 for repairs. I paid more than $5500 for my HVAC that needed to be replaced. After many, many emails & phone calls trying to get Select to pay for what they advertise, to my dismay, I finally decided just to take the $150 reimbursement check.
I then called to cancel the remaining 15 months of coverage I paid for. I paid $330 per year and received a check for $4.32. I was told there is a $75.00 cancellation fee, plus they deduct the $150 I received for my HVAC unit repairs. According to my calculations, I still should have received at least $130...NOPE $4.32. Please do NOT waste your time on Select home warranty, what you actually get from them them is just one BIG headache!!! You can pay to have home repairs and/or replacement yourself for a lot cheaper and NO headaches!!!! THIS COMPANY IS A BIG SCAM!!!!

I Jane had this company just under 1yr. First claim was denied after approval over phone by their rep and not reimbursed due to coverage although their rep said coverage and approval was granted on day. 2nd claim had been 2 weeks still not repaired and can’t reach provider to get dryer fixed! Dealing with them is a complete runaround! It’s been a complete nightmare and even got bikes additional charges to cancel and lost half my investment due to their “puffed up” prorated charges.

I am a Realtor and Select Home Warranty had decent ratings so they were included in companies to chose from when purchasing a new "used" home warranty- They won't be anymore. Basically they don't want to pay out anything and just take the money for a policy that means NOTHING. My client is having problems with the heating system (which is the first thing listed on the policy)and is only being allocated $150 towards a $3000 repair repair because he does not have all prior maintenance receipts for a house he did NOT own when the work was done. Shop your warranties carefully. This one is useless!

They won’t cover a shower drain when below their contract clearly states they cover drains and waste/water line leaks/breaks. Says it’s outside the foundation of the home and inside the crawl space. It’s on the floor just like any drain would be! Their contract also stated they cover up to 100 ft outside the home so where’s the logic? It never states a crawl space is excluded. Furthermore it states ductwork is covered... Pretty sure no one has ductwork running through their house tripping over it!

I bought my home in October and purchased my warranty in October as well. Come November 26th I submit a claim for my broken dishwasher. I was given a claim number and told someone would be in contact. After not hearing from anyone in over a week I called in to see what is going on. The girl that took my call was rude and spoke to me like I was illiterate and couldn't understand what she was trying to explain to me. She was short and only provided me information if I asked her specifically.
I was basically told that my dishwasher wouldn't be covered because I said it broke the 20th of November (which I dont have the exact date being moving is so hectic) and my policy didn't go into effect until the 27th of November a whole month AFTER they took my money and I paid for it. So basically for a week difference the company won't cover it. No one treated me this way when they were taking my payment though. I absolutely regret going with this company and DREAD any future problems and having to deal with them. I will be requesting a refund and looking into a different company. Horrible customer service. Excellent Customer Service with choosing SHW. Jonathan was a big help with deciding to go with SHW. I replaced an expiring plan with HWA because of the plan and rates with SHW. SELECT HOME WARRANTY 1 International Blvd Ste 400 Mahwah, NJ 07495-0025. Have lost days of work waiting on scheduled technician. The first DID NOT SHOW UP and a second lost day on a technician that COULD NOT DIAGNOSE the issues. Claim filed for the A/C system NOT resolved by the After Hours Heating and Cool technician. He admitted that he did not know the system and stated in his written notes that would be back on the same claim, the next day. He DID NOT RETURN. SHW since tried to send out ANOTHER technician from yet another company. “The technician admitted he did NOT know the system, yet worked on it anyway.”
The claim’s manager JAMES made it abundantly clear that they will not entertain a refund, even though Select Home Warranty (SHW) DID NOT DO THE JOB they were hired for… They (SHW) agreed to handle our claims in a timely manner, but this, in ADDITION, has not been the case. We feel that since our first claim, Select has abandoned us and feel they can NOT DO the job.
*As for the second claim for our Washing machine, after six (6) different companies have been contacted by SHW for the work and NONE have come out. SELECT HOME WARRANTY (SHW) has failed. We are fed-up with the responses of Select Home Warranty (SHW) and have a vote of no confidence in them to provide repairs for this work. We paid in full and in good faith for a home warranty that has not been honored. We have gone through the process and SELECT HOME WARRANTY (SHW) has failed us. *ABANDONED CLAIM, not addressed by SELECT HOME WARRANTY (SHW)

BLUF: ==== Read the fine prints: Their Appliances CAP are $500 and $150 for first 3 months. Customer care reps are RUDE! - don't believe me, give it a try! DENY! DENY! DENY! is their default response to a claim. Sales did not disclose mention the limitations and only received the contract with the limitations after making full payments. This information need to be upfront!! Details: ===== Paid for a warranty and unfortunately, within the first 3 months, my $200 microwave stopped working - It got denied. I hired an electrician who discovered a bad switch and blown switch. $2000 washer broke: I got offered $150 to fix or replace the control board that costs $400.
My frustrations were: I had to pay an electrician $100 to fix the microwave and $60 for diagnostics for washer. Yet still get denied for microwave and get $150 for the washer. What am I supposed to do with $150 or $500 if a $2000 appliance need to be replaced? I canceled my services today and I will be losing $75 more for canceling but at least I will go to another company that will provide me with peace of mind and courteous employees.

Select has been unable to issue a work order for a heating issue for over a month and they keep dispatching it to the same technician that can't perform the work. Every time I call I am met with the same response that 'a technician has been provided' no matter how many times I tell them that technician CANNOT perform the work, they can't seem to process that. Started another claim that was dispatched to a different technician and 14+ back and forth phone calls later and I still can't schedule an appointment because the technician hasn't even received the work order! Every single phone call with Select has been tedious repetition of the same problems over and over with incompetent staff who can't solve problems. All I get is 'it will be taken care of in 24-48 hours later' yet over a month later nothing is resolved! Absolutely horrible service - stay far away!

I was going to forfeit the two months free and the lower copayment if I needed to use my policy because I'm a senior citizen and on a fixed income and the young man offered to split the total amount in two payment which I can handle. First they advertise pay service fee and it is worry free. We submitted a claim on the 11/21 and received service on 11/24 only because we found service for the problem. Although I stressed the urgency because we had only one bathroom, we were without for 2.5 days. I was just told that they will only pay for "snaking" which did not work. The total repair cost is over $400 but Select will only pay $125. This is after following procedures and getting pre-authorization for services more that $100. I purchased a policy for myself and my daughter. I will not renew.

Plumbing stoppage, water damage to laminate flooring. I was truly surprised how quick, easy and pleasant it was to begin a claim. I called at 4:45 Friday after Thanksgiving and claim was entered in 22 minutes from the moment I dialed to the completion of my call. I had forgotten I had Select Home Warranty on our rental property until AFTER the repairs were already made by our property management company.
The agent was extremely professional, polite and patient with my poor cell service. The wait time to connect with a live person was about 2 minutes, just as the recording promised. The time on the phone was short, and no hassles to process the claim. My claim was $3,100.00 and the representative confirmed, even though I did not call Select Home Warranty before the work was completed, I would be reimbursed all but the $45.00 service call just at my policy states, I am extremely happy with the customer service @ Select Home Warranty.

On the positive side, our repairman, from Anchors Appliance in Miami, was knowledgeable and honest. On the less positive side, we learned that it would cost much more to repair our dishwasher than we anticipated, and we were offered an amount to settle the matter which was less than we would have liked but based on research was fair. For future reference we would not get this warranty service if our appliance was either too new (thus under manufacturer's warranty) or too old (thus not worth repairing).

Plumbing service. This was my first opportunity using Select Home Warranty. The only problem I had was that the original appointment was cancelled by SHW due to overbooking. So, I rescheduled the appointment for the following week, stating clearly that I needed an appointment after 1PM. I called and renewed to get the same price as last year per the email I received so I took advantage of it. The salesperson was a little pushy on the 3 and 5 year plans. I explained to him that I cannot afford the premium for those. I am sure they are a better deal but I didn't have that kind of money. I renew every year and he kept on. They service the water heater cleaning the pilot light area, reset it and the light stay on. They clean up there the work area closed the water heater closet door. Very professional. If you live in a roule town, don't buy. Also don't buy multiple plans. When you cancel, your refund is based on THEM USING YOUR MONEY and a cancel fee + all policies will be cancelled even though nothing in your policy says so. Its an "internal policy". So in short, your money pays for all claims so before you expect a refund, which won't happen if your claims exceed what you paid, get everything fixed and get into their pockets.

Michele was extremely helpful in explaining the various components of the contract, as well as getting the most discounts I was entitled to. It was very cumbersome contacting the many warranty companies, trying to navigate the different terms used to explain what is/isn't include in each policy, as well as listening to the numerous discouraging comments about rival companies. I submitted for a quote online, within minutes my phone was ringing. Normally, this is more annoying than anything. If I’m shopping around online, I’d rather keep it online. I really wish I could remember the person's name who helped me because I would include it. He was very respectful and provided the details on their claims process. He advised me to be on the lookout for an email that will give me the plumbing agency they will be setting up the appointment with. All I had to do is make the initial claims call and pay the service fee! His customer service skills were excellent and I'm so happy I chose Select Home Warranty!

Contractor selected and contact info sent in timely manner. Issue with furnace was diagnosed, due to age of unit parts needed had to be found and ordered by contractor. Contractor rescheduled as soon as they received the parts. Everything was done very professionally in a very timely manner, with no hidden costs or surprises. I definitely recommend.

Hot water heater leaking carbon monoxide. I called and within 24 hours someone was at my house, working with my tight schedule, came after work. Went above and beyond looking for a leak.
