    SELECT HOME WARRANTY sent out a contractor for a heat pump failure. The HVAC contractor SHW sent out said the condenser/compressor was not able to repaired and the unit needed to be replaced at a cost of over $7100.00! SHW in turn offered the amount of $150.00 toward replacement. Makes no sense to me and I am very upset about it. The $150.00 offered as a cash out does not even come close to the labor or parts of the replacement of the unit your contractor insisted upon. I find this unacceptable. How did they come to the conclusion that $150.00 is the full allowable policy maximum for replacement? I have sent follow up emails with no response. I currently have two SHW home warranties that right now seem to be a huge waste of money if this is how they treat customers. It is awful!

    When I signed up the policy as a 6-year policy and VIP status, the sales guy told me there is no cancellation fee. Now, after all kinds of rejections on claims due to not in coverage (4 out of 6 claims are out of coverage), I want to cancel my policy. Then the cancellation team told me I have to pay $75 admin fee and I will get back prorated premium counting from the date I signed up (not from the effective date after 30 days waiting period). This home warranty company is good for REPAIR claims only. They will give you cash $250 only when it is a replacement. If the repair costs more than $250 at market price, they will tell you to find a technician to fix it but we will give you at most $250 reimbursement.

    About the $250 reimbursement check, it takes them more than 30 days to process the check and 2 more weeks to mail it to me (I still have not got my check yet). They always say it takes 24 to 48 hours to find a contractor but it always takes more than 48 hours. They and their contractors are very unprofessional. I purchased ROOF LEAK coverage and made a claim to repair my roof leak. They spent almost 4 weeks to tell me they do not have a contractor in the area (Phoenix). BUT they will not give me back the money I spent on roof leak coverage even if they cannot provide the service. DO NOT USE THIS HOME WARRANTY IF YOUR HOME NEEDS REPAIR MORE THAN $250.

    My AC went out, called in service and the guy starts making excuses about the setup not done right and he does not diagnose the issue well at all. The Select Home Warranty guys simply write back saying we will not repair cause the it was not done right? How did you take on the warranty without checking if it was done right or not? I called the guy who had fixed the AC earlier for the previous homeowner. His diagnosis is completely different from warranty guy's engineer. Select Home warranty just didn't want to pay for it.     I signed contract with this company year ago. Few month ago my Water Heater start leaking. I signed contract where Water Heater is covered. My claim has been rejected, because in small letters in agreement they stated that only components covered not heater itself. Electrical Heater doesn't have components. The reason, they wanted maintenance records on official formal pager, for whole heating system where certified company should be listed, certified mechanic to be involved, complete mechanic notes, comments to be present with all details about performed job and all recommendations.

    It worth nothing that maintenance has nothing to do with electrical components. I provided list of all notes that mechanics left on my furnace for last 20 years, but they rejected it. To make story short, they rejected this claim as well and agreed to pay only $150 out of $560 my expenses. The way they formulate agreement, you will never get more than $150 in majority cases. So run away from this company. It is scam.

    I don't know where to start. Plumbing issue; created a claim. It took a MONTH and the assigned plumbing contractor never contacted me after I sent emails and calls to both the contractor and SHW. After many calls to SHW and the inability of them to have a supervisor call me (They were too busy I was told when I called back!) another contractor was contacted. However, I was out of that contractor's regular area so they had to contact SHW for approval. 5 days later they got approval.

    Contractor came out and could not clear the clog. I paid my deductible. The contractor submitted a proposal SHW to cut thru the wall, cut the pipe, add a clean-out and SHW approved 250.00 for that. The remaining 450 was my responsibility. Today the contractor came out and brought one of those jet type pulse things that connects to a hose (he didn't have one the 1st time that would fit) and cleared the drain. YEA! Saved me a bunch of money. But, I had to pay 100.00 for the service call.

    I have now been on the phone with SHW for 45 min trying to get an explanation as to why I had to pay for a repeat visit and if I can submit for reimbursement. I finally got a supervisor, Jerico, and explained it all again to him and now I am on HOLD AGAIN!!! And after another 15 min, Jerico comes back and tries to explain why I have to pay yet he does not understand the whole thing. He cannot quote me where in the agreement why I should pay this fee. This is just stupid. I am now waiting for someone with more knowledge. Too bad they are not in the US. I will be asking for a full refund as I cannot deal with this poor customer service.

    Select Home Warranty does not deserve one star. If you like paying out of pocket cost then go with Select Home Warranty. If you like getting your claims denied, go with Select Home Warranty. I had a plan with Select Home Warranty and it cost me over $3000 to have my appliances repaired or replaced. I have had a Home Warranty Plan for 20 years and I never paid anything besides the call out fees until I bought a Select Home Warranty Plan. I had items that I claimed before my plan expired that have never been repaired.

    Select Home Warranty sales agents have grotesquely misrepresented, falsely advertised, and bait-and-switched on the presentation of the coverage of their home warranties. Before buying policies from them, I asked very direct questions about coverage amounts and limitations, on several occasions and with several different sales agents. I was assured that we would have good and timely coverage when we needed it. I asked “if I have a big problem, what is the maximum coverage I can expect to receive?” To this question, I was told “$11,000 annual aggregate limit”. I asked “What about for one particular item?”, and they said “We get discounted labor from our technicians. Whatever the problem is, we’ve got you covered”. In just a few months’ time, I’ve had the following claims:

    1. Claim #**. An entire HVAC replacement due to A/C breaking down and being an obsolete product needing replaced. Direct diagnosis: failure of control board and coil deterioration. The cost to me to replace was $5,150. Select Home Warranty paid me JUST $300!! Even if I didn’t replace the unit and simply performed the repair, I was advised it would be well over $2,000 due to the labor intensive nature of the repair. It took them ALMOST A MONTH to review the case.

    I couldn’t continue on without A/C so I simply performed the repair after waiting for 3 weeks. They didn’t inform me until almost two months after the claim was started that they wanted “a second opinion”. In what world is that kind of delay acceptable?? I’m convinced they dragged it on that long just so that I would get fed up and do a repair that they could just deny coverage for. Their emails all say, you’ll have resolution in “usually 24-48 hours”, but in my experience, it takes WEEKS, which is simply unacceptable for something important. FURTHER, I was told I would not need service records for service, which is printed right on page 3 of the contract, yet they demanded service records to process the claim.

    2. Claim #**. A dishwasher failure. They sent THEIR OWN technician, who advised it would be almost $800 to repair (it’s a VERY expensive dishwasher). Their resolution is to send a check for $200. While the terms and conditions make mention of “depreciated value”, the sales agent insisted that I would have good protection. $200 doesn’t even cover the cost to install a brand new dishwasher that I’ll have to pay for.

    3. Claim #**. A plumbing stoppage at another property. The contract makes NO MENTION of maximums for this kind of repair. After speaking with the plumber, they advised that they would only pay $150 for the repair, after he said it could cost up to $500 or more depending on the extent of the blockage. In what world is this good coverage?

    4. Claim #**. A microwave claim was called in. In response to this, THEY DIDN’T EVEN SEND A TECHNICIAN. Instead, 19 minutes after the claim was filed (how did they do this so quickly when it took them WEEKS to review the first claim listed above?), they decided to simply send $95 for me to send my own technician and resolved themselves of all obligation, meaning I’m responsible for the cost of the repair/replacement. Right on their contract, they advertise “Save time finding an expert” and “Select Home Warranty is here to connect you to our vast network of technicians”. According to their contractual obligations, they are supposed to send a technician in response to a claim. They didn’t even do that, and they refused to do it at my request. This, by the way, is a VERY expensive built-in microwave.

    These are just the 4 big ones. They've hung us out to dry in numerous other claims. DO NOT GO WITH THEM! Their coverage is by far the worst, and I've worked with numerous other warranty companies.

    I made my first claim this morning at 10:00 am. I was told it would take 24-48 hours for a review of my claim before they would send me an email of approval. I explained the water heater was leaking water onto the floor so I turned off power and all water to the electric water heater. This leaves the house we live in full time without any water until repairs are done. Maybe tomorrow? Hope we didn’t waste $2200.00 for our 5 year warranty but 24-48 hours?! Ridiculous.
