    SHW responded when I called and gave me instructions on what was needed. I was able to call a local repairman as there were none available through SHW at that time. From the time I first called SHW, getting the service done to getting an approval notice for reimbursement was about 2 weeks total. Now waiting on the reimbursement check from SHW.

    I was originally satisfied when I made the call to get my plumbing issue fixed. It is an issue I consider an emergency issue as my main drain line isn't draining, it is backing up into the basement. I got an email saying a company was scheduled however then it got cancelled. I called the company to find out what was going on and the company said that Select Home Warranty is behind on paying the invoices so they can't accept any more work from SHW. I have no way to verify if that is correct or if there are other disputes or not but unfortunately I got caught up in the middle. To be fair to SHW there is another company scheduled but I haven't heard from them yet about getting the time set up for the repair.

    The price is way cheaper from the AHSW, to include the service call, if you are in a budget this is great. Customer service is top of the line! And they have a VIP program where your yearly cost is warranty as long you remain with them. As retiree that is what I look for, great service and good price. The 3 years VIP can be transferred if you purchase a new home, or sell the existing home with the insurance as a selling point and can be transferred to the new owner. You can't beat that!..     I purchased home 1 year home warranty on April 3rd 2019 from Select Home Warranty for my house. They have 3 months free so it is still active. I reported one claim for a propane pool heater in last summer since it was not heating up the pool. They sent contractor to check and then ultimately denied the claim saying that it is working fine considering that unit is old. However, it still doesn't work. In any case, during regular HVAC service, I just found that compressor is dead (completely separate issue on another appliance). So I submitted claim for that.

    They sent the contractor and concluded the compressor is grounded and hence the claim is denied. I talked to my AC service guy and he was surprised that this is not covered under warranty. Essentially Select is just finding way to deny the claims by giving some reason or justifying exclusions that don't make sense. I have spent almost 600$ on the warranty and service calls. But they just want to deny claims as these repairs will cost lot more. This is just complete fraud.

    To site several instances; I called for my electric oven because the locking mechanism was jammed and the oven door wouldn't open, after what seemed like about 10 days, the service man they provided had no knowledge on how to unlatch it, hence I was charged for his fee. In another instance, I had a short in my electrical, bottom line, they don't cover wiring. Garbage disposal went out-labor not covered. Their network of service technicians is scarce and inapt. On top of that you have to pay a fee for them to come (days later) whether they fix the problem or not. If you call to arbitrate they put your claim under review for as long as month and then finally deny it. I BELIEVE THEY ARE RUNNING A SCAM!

    I purchased Select Home Warranty coverage for my appliances in December of 2019. All my appliances are 3-10 years old and high quality. Two weeks ago my built-in microwave stopped working, then dishwasher showed an error message during cycle that there is a pump issue, and finally my refrigerator became warm inside. But it is all right, I have the warranty!! To make the story short, the warranty paid to repair guy for refrigerator $45 for the parts, I paid $120 for installation and service call, for the dishwasher the warranty paid $59 for the parts, I paid $200 for installation and service call. Warranty refused to pay for microwave repairs and offered me $95 that I can use for purchase of new built-in m/o or repairs. I choose repairs and paid $335. So I paid for the warranty $344, plus for everything else mentioned above almost $1000!

    The fact that installation is not covered by warranty is hidden in the last sentence that start from words: "This policy covers mechanical breakdowns, it does not cover shelves, door handles, doors, hinges, knobs and buttons, door seals, freon, damage caused by freon leak, displays, latches, timers, leveling equipment, clogged drains or lines, cosmetic issues, gaskets, leak searches, lights, noise, refrigerants, valves, dispensers,installation, electrical failures,upgrades." This is real shady behavior hiding such important details in a sea of nonsense!

    We filed our first claim with Select Home Warranty after switching to them in September. We received a claim denial email before the service technician even submitted a ticket back to select regarding the issue. Their denial stated that generally the issue reported by us is a Freon related issue and therefore not covered per 6.3.6 of our service agreement. The technician indicated the entire unit needs to be replaced because it is worn from normal wear and tear after 30 years and has developed a Freon leak. Select refuses to cover any part of the replacement even though the root cause of the unit not working is normal wear and tear.

    After spending nearly 2 hours on the phone and being talked down to by 3 different representatives (two supposed supervisors) I cancelled the service. My husband called in afterwards and was taunted by the supervisor he spoke with. He was told if we hadn’t cancelled, they would be willing to do something. What a complete lack of consumer advocacy. I hope Consumer Affairs reviews the business practices of Select Home Warranty and the number of consumer complaints out there against this company for failing to stand behind their warranty service.

    If you are unfortunate consumer that happens to be misguided by the false ratings of Select Home Warranty in regards to their insurance. Do further research!!! What this Company has managed to do is pay IT workers to inflate the numbers on the algorithm search on Google and give a false display of a top rated company. Which could be completely far from the truth and reality of this scam company.

    Our horrific experience sales rep later contacted us and proceeded to present this “once a year“ offer. Which was merely part of the scam in purchasing the policy for a whole year. The problem comes into play when you ask or demand for the contract or policy which is not provided until after their “30 day activation“. And by that time they claim that you are past the 30 days of cancellation. Which you find out when you actually try to utilize the service and they create all sorts of excuses to not provide services.

    For example refrigerator was not functioning when we finally did receive a copy online of the policy we saw that the compressor was included and the PCU board. However they said that was a pre-existing condition that is not covered by the policy. After debating with the rep that was clearly calling from a Third World country call center. I demanded to speak to A manager who was unavailable due to being on a “call“ and will not be able to return my call until "some point today". Their convoluted terminology and contradictions are all mixed into the policy to trick and scam you out of your hard earned money.

    In addition their website provides no way to view your policy information or to check on the status of your claim. And instead of sending out monthly statements at the end of a billing cycle. Select home warranty will have a rep from the same Third World country call center harass of a bill that is not due until a week before it’s due. In summary this company has extremely shady and very questionable ethical business practices. And should be investigated for fraudulent activities. Stay far away from this company if you value your hard earn money and time.

    *** Warning*** Stay Away from Select Home Warranty. They harass customers to the best of their ability. I bought policy for home appliances with Select Home warranty in Nov 2019. My dishwasher started leaking on 04/16 and after I tried couple of times to make sure this problem is persistent I filed a claim (# **) with them on 04/17. They have dispatch department who assigns vendor for any repair. So they assigned Fix It Appliance vendor and after I spoke to vendor he came to diagnose the dishwasher on 04/21 and in less than 2 minutes of his visit said he will file his diagnosis report with select home warranty same day for them to decide if they want to replace or repair as he thought issue with motor.

    I wonder he really paid attention and diagnosed properly as during those 2 minutes he was texting back and forth. Anyways I paid him service fees $45 to him and He left and never filed diagnosis report and stopped responding to my calls on my follow up. Select home warranty said they cannot proceed until diagnosis report is received. I called every alternate day and waited for few days but nothing happened. After my multiple requests to expedite this process they finally assigned second vendor Good hand appliance on 04/27. I got a link from Select home warranty to schedule appointment and when he didn’t show up I called select home warranty and got to know that this vendor is not accepting work orders so I persisted to get this going and by this time I was starting to get frustrated.

    After my repeated follow up calls for next couple of days the dispatch department assigned this claim to first vendor Fix it right appliance. I was surprised to see that email because this was the first vendor who came and never filed diagnosis report. Every time I used to call and get same answer that select home warranty dispatch is notified and expedited my claim but no such thing happened. After my repeated calls to them they assign GIT Georgia as the 3rd vendor on 05/01. I called vendor and got to know that GIT Georgia has not received the work order yet. So I waited for couple of days and called vendor again but I got same status that work order not received. Select home warranty said they have sent so I went back and forth between them and got really frustrated.

    Select home warranty takes no responsibility to make sure that the vendor they assign acknowledge and accepts work order. They leave up to customers to follow up with both parties. I am calling both Select and vendor every day and until today 05/05, 3rd vendor is not confirmed to visit for diagnosis of my dishwasher. Most frustrating part is Select customer executives gives same answer that they have put a note to dispatch department to take it further. Also I asked to work with my own vendor option but they denied to reimburse any one time fees for diagnosis since I already paid $45 to very first vendor who never filed diagnosis report.

    I just got off the call with no update on 3rd vendor (05/05 7:30 pm est). after I persisted Really hard I asked to speak to a select home warranty supervisor few days back and I was told Jonathan will call me back to address my concern but guess what nobody called me back. Really frustrating!!! There is no website to follow up or escalate the claim processing. Please don’t sign up with this company. Awful experience!! Please don’t waste your time and money with Select Home Warranty!!

    Cracked toilet tank which is cover in my "Platinum" policy. Plumber assigned, came out to house 4 days later and agreed tank was broken. Took another 4 days (over the weekend) for Select to authorize the repair. $500 max was approved which I thought was fair. The technician said he wanted $750 to install a Kohler toilet. I priced Kohler's online and the ranged from $200-350. Told the plumber I didn't think that was fair. He said, "Call Select." I did. Select authorized me to find my own plumber and they will pay up to $500. I lose the $45 for the first service call. It's worth it to me to not pay a plumber who's trying to rip off the Home Warranty company and me.
