    Overall, we have been pleased with Select Home Warranty. However, we have not been satisfied with the caliber of the service repair people sent to our home to make repairs. Most are not from the area and do not speak very good English. We have had issues with several repair persons in that one person exacerbated the problem causing additional damage to our appliance and another complaining that the distance was too fa for him to travel.

    It appears that the entire claims department has been outsourced to the Philippines. While these agents do speak the English language, the department as a whole seems to miss the urgency of a claim. They seemed to think that polite appeasement and apathy is a good substitute for accurate information and accountability for a claim. It took at least 2 weeks and calls with close to ten different agents and supervisors before a decision was made to deny a claim for A/C repair. I was misinformed regarding the information that was needed and in the end told it was a problem with the Freon that was not covered. Two weeks without A/C in the hot summer weather when the decision could have been made in two days.

    I was very disappointed and still waiting from a call to speak with the supervisor regarding the ordeal after a month (don't think that will happen). I don't think it was a coincidence that the policy was sold by a perfect English speaking person, probably American. If your narrowed choice includes Select Home warranty, this review should help provide an informed expectation of the claims department.

    My AC wasn't cooling properly so I called and they sent a technician. When they found out the coil was the problem they stated that my policy wasn't active. They said I have to wait 30 days for my policy to be active from date of payment. I had paid April 21st, my first claim was June 9th. Clearly more than 30 days... THEN I called again for the same issue 2 weeks later. Technician stated that they would submit the claim again. Now the technician refused to do work because they owed him 4 months worth of work. When the technician agreed to do service, SHW stated that the technician had stated that the system was rusty and old so now they wouldn't pay because of lack of prior service and Maintenance. Keep in mind the technician NEVER SAID THAT to them. This company works and will get you on all the small print to get YOU to pay for everything. They will try to close your case ASAP and good luck trying to reopen the case. STAY AWAY.

    I placed a claim for my swamp cooler. It took company 3 days to assign my claim. Then they sent a company that didn’t work on or repair swamp coolers. I called while that company was still here. I was told they would send another company out. Yet that would take 24-72 hrs. That never happened. They first sent an email stating I had not properly maintained my swamp cooler and it wasn’t covered. I asked for a copy of the company they sent out report. Select Home Warranty never provided this to me. I filed a complaint with the BBB on the company they sent out. That company made contact with me and stated they had not filed a report that Select Home Warranty told them to let it go and do nothing; That my product wasn’t covered. Then they sent me a second email stating that replacement wasn’t covered under my policy.

    Twice I called Select Home Warranty asking to speak to a manager/supervisor. After first responding to their emails and not receiving a return correspondence I was never allowed to speak with a supervisor/manager. I then asked to cancel my home warranty. They put me through to the cancellation department after being on hold for 19 minutes. The agent that answered after asking why I was canceling my home warranty told me he was a supervisor then reread the last email to me and when I told him about the first email and that I had a written statement from the company they sent out contradicting this he hung up on me. They only collect monthly fees but don’t want to give the service they were paid for.

    Very disappointed with this company - IT'S A TOTAL SCAM - bottom line when you read all the "fine print" in Contract...they won't cover anything - you're stuck with $10K bill and they offer $200 (courtesy offer) is what I was told by a Manager in Resolution Department and the same by a Corporate Manager who called today to ask why I reported them to the Better Business Bureau. Read all the reviews people!!!!

    Company appears insensitive to issues created by damage appliance in providing prompt technician response. AC system broken and in home temps were 86-90 degrees. Despite repeated calls for prompt repair actual approval was recd almost 48 hrs after report. This is within their guidelines but unacceptable based on issue.

    We purchased the Platinum policy because our home was built in 1985. Our water heater is old and quit working. The technician that was sent out by SHW said the water heater was "shot". After being without hot water for 5 days, the claim was denied due to the water heater "leaking". How does a broken hot water heater not leak? Super deceptive.

    I bought into the hard sell of the sales person to prepay a 3-year policy. Historically, I have never made a claim on a home warranty and just had it for peace of mind. After purchasing this home, the outside temps are above 100F and the AC is not functioning. I submitted claim and received an email that they would respond within 24 hrs. They did NOT. I called and they said that they are reviewing my policy (which I purchased top level coverage) and they would get back to me in 1-2 days. This is still not sending someone out to service the AC. I will update this review later after I see their actions. Currently very dissapointed.

    These people are shady and do not pay out on claims. My aircon needed a new capacitor 2 months into a warranty after purchase. They claim It’s a maintenance issue and cannot cover it even though the contract they sent to me says otherwise and has emailed them about it directly, When I call for help customer service now place me on an infinite hold whilst waiting for a manager then hang up on me. On a separate occasion the contractor for my garage door had a total work bill which came out to substantially less than my call out charge. He felt uncomfortable overcharging me so phones Select Home Warranty for advice. They told him he should overcharge me as per my contract and take the extra money. To his credit he felt uncomfortable with that and refused. Do yourself a favor and save your money. They won’t stand by their contractual obligations.

    Our washer machine leaked water into the protective pan. A repairman came out and was able to fix the problem immediately, because a part had just come loose and didn't need to be replaced.     When my sprinkler system had a broken line I filed a claim with Select Home Warranty. I had purchased the Platinum Care package which was supposed to provide an expedited response. After a few days SHW emailed me and said they couldn't find anyone to service my system in the Dallas/Fort Worth area. They said that I should call a technician and they would reimburse me. I called the same company that SHW had sent a couple of years earlier to do a repair. When the company came and repaired my sprinkler system, I asked them why they weren't doing business with SHW and they said it was because they didn't pay them for the work they do. I subsequently called to cancel my claim and the customer service representative was courteous and efficient in handling my request. After further thought, I have submitted a new claim which has been acknowledged. I will provide additional information once I receive service.

    Having a warranty is definitely worth it when owning your home. Will save you so much money. Will definitely be renewing ours and recommending company to family and friends. We have used them 3 times already. We had some issues with the hvac company they had chosen but they took care of that by finding a different company. I’ve never had to wait on hold any longer 6 minutes, which is awesome. They also have the call back option. Also love that.

    I have the bronze plan. It was not explained to me that the fridge was covered but not the ice maker. I called and had to add on the ice maker. Get it added and made a claim. Overall the customer service was good. I wish they had explained to me that it was an add on.

    Was pleased my call was answered promptly. I currently have American Home Shield but feel they are overpriced. I was intrigued by your high ratings and discounted price. Listening to the 3/5 year options were a bit confusing. I wish there was a customized option because I really don’t need coverage for my HVAC or water heater. I would have liked to see the deductible cost listed on your site. I had to look around the internet to see what the average deductibles were for your company.

    The representative I spoke with was very courteous and helpful. I wasn’t sure how to explain the problem and he understood my problem. I am old and not good at saying what I need to say and it I was impressed with his understanding. The faucet handle was just hanging on the bottom of the faucet and I couldn’t tighten it. I wasn’t sure if it was covered on my warranty but thought it could be, so I called to find if it was covered. Unfortunately it was not covered. But I do appreciate your help.

    Air conditioning not adequately cooling. I called Select and the person receiving the call was very professional and easy to understand despite the call being at 1155 pm. Within an hour I got an email confirming my call and providing an approved service provider. The approved service provider reached out to me the next morning.     To be fair, they approved a claim for a garbage disposal up to $75 and luckily I found one on sale at Costco--the $75 wouldn't have covered any of the labor so I did it myself. Annoying, but okay, they covered the replacement... But over a thousand dollars for the refrigerator and hundreds of dollars for the A/C in our house were not covered. The lesson learned is to READ THE FINE PRINT--the policies are not worth it AT ALL because the items they will actually pay to fix are miniscule. They ALWAYS found a reason.

    The refrigerator issues were somewhat understandable, they don't cover freon leaks and I missed that in the exclusions--but then keep in mind that most refrigerator repairs will not be covered because most refrigerator issues are related to freon, and in our experience, they'll find a way to make that connection regardless.

    But the worst experience was with our A/C... it was over 100 degrees outside and our A/C was down. They couldn't send one of their approved technicians for a couple of days so we had to call one of our own. The motor blower was determined to be out, it was replaced, we paid the invoice, and submitted the invoice to be reimbursed. They claimed that while motor blowers are specifically listed as being covered (Section 6.3.6), in their "general exclusions" paragraph any electrical issue is not and the claim was denied. Read that again--ANY electrical issue will not be covered. On an A/C unit. That runs heavily off of electricity. So good luck getting anything approved with them.

    And to top everything off, 3 weeks after the latest claim our policy expired--there was no way we were re-upping with them, and in the process of trying to dispute the rejection they eventually just said "since your policy is no longer active there's nothing we can do anyways". So they'll take their time until time conveniently runs out. Classy organization! Stay away!

    I have a one year old and a 6 year old. My husband called to report an issue with our AC Unit. They assigned an inspector which mind you NEVER SHOWED UP. They told him that he needed to find his own contractor and that they would not cover the fees. After the contractor sent them the diagnosis they took a week to respond and then after a long HOT and Sweaty wait they declined my claim for INVALID REASONS.

    We called to dispute the claim but they said since the claim was closed that they could not reopen it and there was nothing they could do. The customer service rep that helped us gave us a real hard time and after asking numerous times to speak to upper management they refused to do so and transferred us to another rep. No kind of sympathy. They wanted for us to send in records from the previous homeowners who are all-ready deceased. We were getting ready to renew our insurance but after this we will not! They claim that without those records they will not be able to assist us. WE DO NOT RECOMMEND THIS COMPANY TO NO ONE!!! HIGHLY DISSATISFIED!

    Don't be fooled with the ratings... Please be aware of the scam, these guys sell you platinum plans and when you submit claim, first of all nobody responds, and if you call it, they denied it as they says it additional purchase which could be buy, so it total scam, please do your research before buying at least from this company.

    Select Home Warranty has some outstanding sales people and really sharp lawyers to write their terms and conditions. Their service, however, is terrible and misleading. For example, the wiggle words in their terms and conditions for AC units. "Does not cover freon leaks" means NOTHING is covered. They simply say that whatever damage or repair that you have, it was caused by a freon leak, and therefore, not covered. It's a complete rip off. Compressor failure...must have been due to a freon leak, so, not covered. Needless to say I am extremely disappointing in their service, and would not recommend them to anyone.

    The service and coverage of these policies is HORRENDOUS. I submitted a claim for a water heater leak- DENIED because of fine print. Toilet leak- DENIED because of fine print. A/C not cooling- Max $150 dollar coverage approved, which was pennies compared to the cost of the repair after they charged me a $70 contract fee and a $60 service call fee, so their coverage barely covered the cost of just getting a technician to come see it! They take FOREVER to review the claims (1 month+), drag you through endless additional requirements like pictures, service records, dragging the process further. I was without A/C for 1 month begging them to process a claim that they limited to $150.

    You know those companies that weaponize the fine print of contracts to get out of covering anything? Select Home Warranty is one of them! They take weeks looking for any reason to deny or limit your claim. Their policy was the biggest waste of money and time I have had, I did business with them to try to find peace of mind for the maintenance of my home, but they cause more pain, stress and cost. What a horrible experience.

    I submitted a claim for my heating unit. The claim was automatically denied because I stated that it was for a "furnace". "Furnaces" are not covered according to customer service. I asked to speak with a supervisor. "They will just tell you the same thing, the claim was denied" said the rep. I insisted on speaking to a supervisor. After holding the CS rep came back to clarify that the "furnace" was indeed a heating system and would be covered. The contract states that they "MAY" ask for 3 years of service records and pictures. I have not owned the system for 3 years and there is no way for me to get the records. So now they will pay a maximum of $150 for the furnace repairs. Absolutely DO NOT use SHW. They will auto-deny all claims and find any way to not honor their side of the agreement.

    Had an emergency this weekend with my bathtub, only have one in the home, called to report the claim, they never got back to me, I then called again and they told me that I could hire my own plumber since it was an emergency. I asked for the protocol on how to get reimbursed, they sent me the layout, when I called on Sunday, they proceeded to let me know that there was no one there to give authorization, so I asked to speak to a manager and there was no one there to talk to,

    So now Monday, I call and they said they received the invoice and its being reviewed, still can not give me an answer if I will be reimbursed, I again ask for a manager and was told they are to busy to talk to me and that they would call me back. Not sure why I have never seen a review like this, where if an emergency happens on the weekend be careful for you may be stuck like me.. Not sure if I Like Select Home Warranty for this reason, I just joined, and I wish I could tell my home not to break during the weekend.. May write another review after this company handles my issue..lets see what happens...
