    Select Home does not covered the AC as advertised. Also the sales person was misleading. When talking with the sales person and going down the list of things they would replace if needed the AC unit was one he specifically said they would replace. Well three months later my AC coil needs replacing and my claim with Select Home Warranty was denied. Stating they do not cover freon leaks. This is a misleading company. Do not waste your money and time with them. Also I noticed in the reviews if you give them a good review they will respond but if it is a bad review nothing. Total Sham!!!!

    I had an issue with my dryer and was just informed from the repair man that the repair would cost more than the dryer itself, so I'm not sure how that would even make sense. It seems to me that they would total the unit and consider it a replacement if the repair estimate was more than the cost of the appliance. Not satisfied with this experience at all. They also did not send over the authorization to the repair man so that the process of ordering the parts and all that would be put in motion. So now after 11 days of waiting I reached out to the repair man to figure out what was going on and was hit with the big shock that he was still waiting on them. There was a big lack of communication on how this was supposed to be handled.

    We have been trying to get a claim resolved for quite a while and we feel we're getting a run-around. We have followed all their instructions, submitted what they've asked for and now whenever we call to find out what the status of our claim is so we can have repairs done they tell us they need 24-48hrs to get back to us. EVERY TIME WE CALL! Our A/C isn't working properly and it needs to be repaired or replaced ASAP. They continue to stall. I don't recommend this company at all.

    We had a three year pre-paid contract with this firm. We had our dryer fail & we called for a service call. Five days later a technician from a company Select Home Warranty arrived. He didn't wear a mask until we advised him to do so. (I am a disabled Vet Senior Citizen). He confirmed my original diagnoses that a door switch had failed. A few days later I contacted the technician to determine of the switch had been ordered and when I could expect his return. He said Select Home Warranty hadn't authorized the purchase of the switch.

    After several calls I contacted Whirlpool who listed the switch at $24. I called Select Home Warranty and they said they needed me to take photos of my dryer that had already been done by their contractor. They also wanted me to send them a copy of the contractor's diagnosis of my problem. A few days later I received an email saying my Platinum Plan did not cover my dryer door! I had to tell Select Home Warranty to read the diagnosis where it said my problem was a door switch ($24) and not the door! The entire issue was quite a strain and all Select Home Warranty was concerned about was me not cancelling my contract. I ordered the switch at my own expense and installed it in less than 30'. We decided to cancel our contract despite having two years remaining. They aren't worth the trouble to stay with them. We have no confidence any portion of their contract is valid!! Avoid them!

    Horrible experience so far. It has been 57 days since my AC repair claim and the company still has not sent anyone. They keep saying they can not find anyone. My average temperature in my house is 87 during nights and 92 during the day, with heavy humidity in the house as well. Since the claim, I have had 2 pets die from the heat. My parents came in for vacation and had to pay for a hotel for a week, because they could not stay longer than 15 minutes in my home. They keep sending my claim to the escalation department/supervisor, and still nothing.

    Every week, same thing. “We can not find anyone in your area”. There are 14 heating and air companies in my area. I asked Select Home Warranty to send me a list of whom they called in my area so I could follow up and they said they do not have that information. From my perspective it looks like they are not even calling anyone at all and just took my $1,000. They asked me to get my own technician, which I feel is doing their job that I paid them to do, and I did. Tech said compressor and condenser were not working, even after he replaced the capacitor. I have given the company the Technician’s name and number for them to call and verify this. Yet still nothing has been done by Select Home Warranty. Soo here I am, almost 2 months, 2 dead pets, out $1,000, and absolutely zero help from a Select Home Warranty. Feels like a scam to take my money from my perspective.

    Your claim processing Dept needs to be updated, you indicate that you cover most appliance incidentals for the home, but when it comes to actual coverage you deny simple Needed items like Freon leaks on HVAC units and Water leaks on Hot Tubs which are the most important. Your claim Payment caps are not realistic, $2500 cap for a new HVAC does not cover a new HVAC. Your coverage is minimal, Buyers need to read the fine print on your coverage contract.

    When requesting to have a senior supervisor to call back to rectify an issue, no return calls. We placed a claim on our HVAC and then you requested numerous yearly maintenance records which we provided, then you still denied the Claim, that was totally unfair and unethical. Your claim payment time is an issue, over 2 months to receive reimbursement on a good day. Need to review and rectify your guidelines.

    Has power outage. After power came back A/C would not turn. Check usual things but nothing. Decided to make my first call to Select. Just a note my wife wanted me to call someone else as she put it call a real service man not one of those terrible warranty service man. They will never come. Well Select came in 24 hours after my call. Tech did a good check and found that I lose half of my service from my electric company so service was great.     I have paid Select Home Warranty for two of my homes. I never claimed anything the whole time; But when my dryer broke, it took them more than a month to send someone over for a repair. When the repair service arrived, he refused to do any work without full payment. He mentioned to me that Select Home Warranty does not pay on time and some times does not pay at all. I called Select Home Warranty and I was told to go ahead and pay the repair service guy and the refund check would be mailed to me. I never heard from the company again nor received a check. I called back 3 months later and I was told the email and form will be sent to me to sign. I never received any email.

    I called back to ask for the form to be mailed to me but never received any mail. I did not renew my home warranty due to poor customer service and I have not received my reimbursement. When I called them again, I was told, "Because you are no longer a customer we cannot reimburse your money". They insisted that the reimbursement form, I did not receive, has expired and stated there is nothing I can do. This company is a scam. Be careful when it comes to their repair service.

    I purchased a home warranty through Select Home Warranty in May 2020 for $450 for an 18month policy. I was told by the salesman that all I had to pay was the $60 service fee and SHW would pay to repair or replace my appliance, etc. I made my first claim in July 2020 when my dishwasher broke. I paid the $60 and then SHW decided the repairs were too costly and so they sent me an email saying they would give me $100 towards the cost of repair or replacement. Really?? That’s the whole reason I purchased this warranty was to cover the cost of repairs and replacement. They told me the policy said that it only covered the depreciated cost of appliances but that is NOT what the salesperson sold or told me.

    They had terrible customer service and were very rude. The first person I talked to about this outright refused to let me talk to his managers or anybody that could help me. His name was Ferman and his ID# **. I had to hang up and call back to get anybody to help me. When I told them I wanted to cancel the policy, they said I would only receive $300 even though I only had the policy for 2.5 months and they haven’t even paid out for any claim. They told me there was a $50 cancellation fee. So what’s the other $100 for that they are keeping?? I’m very upset and disappointed with this company. I understand why they aren’t registered with the BBB. I would recommend to never use this home warranty company.

    I had this company for 13 months and they denied 5 out of 6 claims I had submitted. They make you wait for approval for repairs. Even not of the technicians that they went out to repair my dryer said that when he called for approval , they looked for reason to deny the claim and he told her that this was no fault of the customer but then told him he had to wait until Monday 3 days later for approval to repair my dryer and outlet. The entire duration of my services I’ve had nothing but issues with them. They told me to go ahead and find someone to do the repairs and then submit invoice to the via email. But then they deny my claim because they said I needed approval. Customer device is terrible and have no idea of what they’re doing. Please steer clear of this company. I’m going to try Choice Home Warranty.

    We have had various home warranty companies over the years; some were decent, some were not, but none have been as bad as Select Home Warranty (SHW). We had two policies with SHW - one for our home and one for our detached garage. They were their premium plans, which were supposedly the best they had. The first year or two we used them a few times and the service was slow. The technicians that came out often complained that SHW was either slow to pay their vendors, or simply denied payments altogether. After a while, we noticed that claims were taking longer than usual to get a technician dispatched and SHW began relying on us to find local support technicians on our own. The problem was, no local technicians wanted to do business with SHW because they "didn't pay their bills".

    In mid-December 2019, our heater went out and we filed a claim. Mid-January came and went and SHW claimed they were still waiting for dispatch to get back to them. February and March came and went, and they still couldn't find a local technician and neither could we. Once CoViD started, SHW began using that as an excuse as to why they couldn't find a technician willing to work with them.

    In May 2020, 5 months after filing a claim, I decided to stop paying my bill. The next day, my phone began ringing off the hook for payment. I explained the situation and told SHW I didn't think I should have to pay my monthly bill if they didn't have to provide service. They used the excuse that they couldn't send out a technician as long as I had a payment due. They assured me that if I paid my bill they would expedite my claim with their dispatch team and get a technician to my home. Regrettably, I paid my monthly bill.

    June 2020, rolled around, still no technician, and again I decided not to pay my bill. Within a day, their billing department called and asked for payment. Again, I explained and told them I refused to pay for service I was clearly not getting. They assured me if I paid my bill they would send a technician to my home. I didn't fall for their trickery. Instead, filed a complaint my my state Attorney General's consumer protection division. However, somehow SHW charged an old debit card I had on file and took out the June payment; I told them I wanted to cancel my policy and they said they would get back to me, which they never did. In July, we went through everything again. This time, I demanded, in writing, to cancel my policies. Luckily that worked.

    To date, it has been nearly 8 month since submitting a claim with them, and not once did SHW ever send a technician to my home. Clearly this company is struggling financially if it has the reputation of not paying its technicians. Stay clear. Like I said for the first 2 years there weren't any major issues, just very slow service, but it is clear they don't have the money to pay technicians, so you'll just be throwing your money away. We've since switched to a different home warranty company.

    In March 2020 we had water coming out of floor drain in the basement after a washing cycle. To get it repaired we called Select Home Warranty. The process turned out to be a long and arduous, taking us huge amounts of time and efforts to deal with the claim. At the end we decided the coverage is not worth the premium paid and canceled it. Below are the lessons what we have learned about how they operate, after numerous calls and dealings with this company over two months of trying to get the repair cost reimbursed.

    1) Denial of phone approval. When we first called for repair, they said they could not send any technician due to COVID and we should get our own technician. Per their instructions, when the technician was on site, we called them to get approval over the phone before the technician could start (otherwise they won't reimburse the costs). After a long waiting on the line with the technician not being able to do anything but wait, they finally gave approval after the technician described what needed to be done and the repair price. During the claim process, they acted as if this phone-based approval never occurred and asked us for proof of approval.

    2) Use of vague language if the approval is in written form. On a second repair attempt, after the technician described what needed to be done and how much it would cost, we waited on the line for an hour without getting any answer on an approval from their claim dept. At that point we decided to let the technician finish the job first without incurring further technician time charge. Later that day we received an email for approval. It was a one-sentence response "We are pleased to report that your claim has been approved in Full." It seemed clear enough, but when we filed for claim under this approval they provided different versions (by different CS people) of interpretations for this message. They said there is a cap for how much they could reimburse, which was only half of what the technician told them how much it would cost and we actually paid.

    3) Keeping delaying on providing a solution. They said their response time is 24-48 hours. This was never the case. When we called each time after waiting for 48 hours, their CS people said they would escalate the case. The next time it's the same response as if nothing was escalated. After calling a few times we started asking for their names just to get a record of the claiming process. The next time when we mentioned the previous phone conversation with the staff's name given they had no idea whom I talked with earlier. This is very strange.

    After dealing with them for over two months, we wrote a letter to the company's leadership describing what we had experienced with our claim. Not hearing from them, we had to contact them again for an update on the claim. The leadership finally got back but reiterated they could only reimburse a small portion of what we had paid out of pocket. After spending so much time and frustration fighting with the company, we finally decided it is wise to cut the loss and quit dealing with them altogether.

    Recently I made a claim for my dishwasher. The repair guys approved the claim and instead of repairing or replacing the dish, Select Home Warranty provided a mail approval for USD 150. Now I paid the service charge for the visit as well and then I get a approval which is smaller percentage of the actual cost if take out the service charge as well. I wouldn't recommend this warranty.

Buyer beware, read the fine print - when they say roof leak coverage, they exclude everything to do with a metal roof, asphalt, shingles, and about 99 other things. So, basically nothing is covered. Additionally, I just put a claim in for the ice maker in my refrigerator, and lo and behold (not disclosed) ice makers - even in a covered refrigerator, are not covered unless you pay an additional $39.95. So, if you want to be nickel and dimed, and have very little actually covered under the policy, go for it. I, for one, will be finding another company.

    Things started off not too bad. The salesman was nice and set me up with the policy easily. After that it went downhill. I received a welcome email stating that I would be receiving a contract within the next couple business days. I never got that email. I checked my spam and nothing was in there. After a couple of months my AC unit went out. The salesman stated that if it ever did go out I'd be charged 75 dollars to have someone come out and verify the claim. When I submitted the claim I got an email that someone was going to check out the unit the next day and I was pretty happy. I remembered that I never actually got the contract so I reached back out to get a copy so that I could make sure I knew what was happening.

    I got the contract the same day I got the denial. After the assessment I got an email stating that they wouldn't cover my unit at all because I was within the first 30 days of the policy. I had the policy for several months at this point. So I called and they said that they would re-review my claim. Within a couple of days they said that they'd only provide 150 dollars reimbursement even though my unit needed to be completely replaced because they didn't have my maintenance records. They were requesting years worth of records even though I hadn't even lived here that long.

    Had I known that was a requirement I would have never signed up for the policy, but again they never furnished me with a contract. When I asked if I can get a refund for my policy they said they would only refund me less than half of what I had purchased the policy for, even though I could show them they never gave me the contract. This is a complete sham and I would have been better off burying my money in my backyard than doing business with them.

    Updated on 12/29/2020: May 2020 - signed up for Home Warranty through this company.

    July 2020 - our A/C went out on Friday. I asked them to escalate the issue since it was in the 90's outside and 97 degrees in my home. They basically told me, they'll assign someone, but it was up to the vendor they assigned what time they'll be able to come out there. Saturday rolls around, nothing. I called someone local, they came out within a few hours. Told me what the issue was and SHW still hadn't assigned my case to anyone. They finally sent someone out there and told me that as soon as the tech lets them know what's wrong, they will set them up with their approval department and once they approve over the phone, the technician can continue with the item.

    Tech gets there, diagnoses the issue, we call in and they tell us the approval department is closed since it was a Saturday. I have 3 dogs in the home who are now sitting in there with us at 97 degrees in the house. I have to go ahead and pay the technician upfront and ask him to come back and fix the issue. I call and submit my receipt and SHW basically tells me that since I don't have 3 years worth of HVAC records for the home, they can't refund my full amount. They are only refunding $150 of the $555 that I paid out of pocket. I tell them when I signed up, I was told they covered the HVAC and that I just bought the home, and not once did they tell me that I was supposed to obtain three years worth of records for the HVAC in order for them to cover more than $150. So for the remainder of the months that I am on this ridiculous Warranty, I have now capped out of them covering anything.

    November 2020 - My heater now goes out. I call in. They take their time again with sending someone out. They send out someone from PRO-N-STALL to fix the item and the tech told us that our heat exchanger was cracked. He submitted that diagnosis to SHW and they denied paying for it because they said it is not covered under my Warranty. I got 2 other licensed HVAC technicians come out to double check that this was the correct diagnosis. BOTH the HVAC technicians let me know that the Heat Exchanger WAS NOT CRACKED.

    I sent SHW both the diagnoses and even reached out to PRO-N-STALL to let them know their technician misdiagnosed my HVAC and effectively caused SHW to deny my claim based on his misdiagnoses. The manager for PRO-N-STALL reached out to me and let me know that she personally reached out to SHW to let them know the technician she sent out misdiagnosed the issue and to rectify the situation immediately. SHW asked me to give them some more time to look at the claim. I gave them 2 days and went back to check in. They sent me an email saying it was denied due to a CRACKED HEAT EXCHANGER again! I called in and told them I sent in proof that it was NOT a cracked heat exchanger and they said give them some more time.

    THEN they sent me an email DENYING my claim due to the fact that they said it is covered under Manufacturer's Warranty. I informed them the technician that came out to rectify the issue with my Heater had called the Manufacturer and was told that my unit WAS NOT covered under the Manufacturer's warranty. I relay this information to SHW and they tell me they called and were told that it was. So, now I reach out to the Manufacturer and they tell me my unit is NOT covered. The manufacturer sends me an email stating that my unit is NOT covered so that I can send this proof to SHW. I send this item to SHW and they in turn tell me that they will relook at my claim. 24 hours later they send me an email stating my unit is not covered due to it being a ZONE SYSTEM.

    December 2020: I call in and let them know my unit is NOT a ZONE SYSTEM and they ask me to forgive them, they have messed up the diagnoses. They ask me AGAIN for some time to relook at it. I give them that time and then again, receive an email that states that they require photos of the unit. I send them the photos, give them 24 hours to review my claim YET AGAIN. 24 hours later, they send me a response and my claim is denied again based on what? A CRACKED HEAT EXCHANGER!!! I inform them yet again that I have sent in documentation proving that the Heat Exchanger was not cracked and they are still going back and telling me that it is.

    I am at my wit's end. The manager of Pro-N-Stall called to let them know that it was a misdiagnosis, I provided them with 2 other documentations from 2 different certified/licensed HVAC technicians that prove otherwise. I repeatedly let them know I do not have the previous 3 years worth of service on the unit because we JUST. BOUGHT. THE. HOME. The representative let me know that in this case they would need to see my receipt of when the unit was serviced prior to us purchasing the home. I sent them the Receipt of when the HVAC was serviced when we bought the home last year and they ask me for 24 hours to review. I give them 24 hours and guess what? They come back to me saying it was denied because of the CRACKED HEAT EXCHANGER, that we have now established REPEATEDLY is NOT CRACKED!

    I am going to back to America's Home Warranty. I should have NEVER switched. I NEVER had problems with AHS. I regret ever getting into business with SHW. This is the last time I listen to a friends '5 star' recommendation for SHW. Ridiculous thieving company who has tried literally EVERYTHING not to pay me my money back after I provided them ALL of the documents they required.

    Original Review: I submitted a claim on my AC unit not working on July 25, 2020 around 6:30 p.m. It was 87 degrees in my home. I submitted the claim online, waited for an hour and then called in to see if they had any updates on it as it is a high risk issue. I was told I could find my own technician. I had a technician out here early morning at 10 a.m July 26, 2020, they informed me that it was a bad ECM motor and that it would cost $600 to fix it and to call the warranty company because it is covered under warranty.

    If I as an individual was able to find a contractor at last notice to come out to my home and look at my unit, then SHW should be able to do the same as a huge company. I decided to call back in with information on the cost of replacement. They informed me that they have put the information out and that someone should respond within 24-48 hours. I informed them that it is now 90 degrees today, tomorrow Monday July 27, 2020 it will be 88 degrees according to the weather. I have 3 dogs and I will have to leave tomorrow morning at 7:30 a.m for work and not be home until 6 p.m which would mean my dogs will have to stay in the hot house with no AC from Saturday July 24 to possibly Tuesday July 28, 2020.

    On top of everything that has been so frustrating! Because I only have $500 in coverage for the AC, I have to pay the $100 difference, which isn’t a big issue but the fact that they just informed me that I will have to pay for the installation because Select Home Warranty does not pay for it?!?! That’s absolutely ridiculous!! They have given me fake names so as not to reveal their identities (Ex: James **/Jason **). They also informed me that they do not currently have managers/supervisors on site that I can speak to. It is 88 degrees in my home currently, I am looking at the weather and it will be above 80 degrees this week July 27 - August 04, 2020. I along with my 3 dogs will be in this hot house until someone comes to fix the AC.

    Select values your appliances by manufacturing date and depreciate the value based on age. I had a vintage retro 46 yr old range. They do not care what it is worth or replacement cost. The policy has limits for everything. For my range it was 500 but due to age they gave me 150. They also make you pay up front and won't mail a check for 30 days.

The Warranty company put the onus on me to call a repairman and two companies refused to work with a warranty company as it takes too much phone back and forth to get a repair approved.     Select Home Warranty is the worst Home Warranty Company we've ever used. They lure in Consumers with a low monthly and low deductible but that were the good benefits of their home warranty ends. They sent a repair guy to fix our clothes dryer and it stay fixed 1 week. We keep trying to get them back out to fix it over 12 more times but no one ever came back out to fix the dryer, their repairmen don't keep their word. To make thing worst, after 4 months of waiting for our dryer to be fixed and countless broken promise from Select Home Warranty we finally had to call to cancel the plan and we were hung up on twice by a Rep who obviously didn't like the fact that we had finally had enough and would not tolerate their lack luster service any more.

    Don't be fooled by the deceptive fake high online rating or by their low monthly prices! Run, Run, Run to a more ethical Company that stands behind their work and has ethical contractors representing them! In all honesty, the contractors are a just a reflection of the poor service quality of Select Home Warranty as a whole!

    I filed a claim for my washing machine, it is not draining the water, I push the buttons to turn it on, it clicks on and immediately clicks back off. The water will not drain and the machine will not run. I called Select Home Warranty and the technician that I talked to his name was Mike.     Renewal Rate increased by over $100 a year so I was forced to let my policy ending on 07/15/2020 to lapse to get the better rate now with no claims during the last cycle it wasn't worth me paying more.
