    We tried this company out because they were cheaper and claim to cover more than other warranty companies but when you file a claim they deny it stating that it’s not covered. We will be canceling our policy and going with another warranty company now. We had First American Home Warranty for years and they never denied a single claim we had. We should have never switched. This one was cheaper. It is true that you get what you pay for!

    I am a new Home Warranty customer. I went online to see which Company looked like the best for me, and chose Select Home Warranty. After committing to a monthly amount that I could afford and that covered the items I most needed, I was contacted by a sales representative, Jonathon, who ALWAYS asked permission before going into a pitch. He introduced me to a 3 year and 5 year plan that might save me more money and lock in yearly renewal prices.     Signed up on 9/29/20 for Select Home Warranty Platinum plan, $45.33 was charged to my credit card and I asked for a copy of the contract. On 10/5 I called to see why I had not received a contract and after speaking with three men who could barely speak English, I was told I was not in their system. I explained that they charged my card already. The rep said he couldn’t help me. I asked to speak with a manager and he said he was the manager. I told him I would go elsewhere for a home warranty and would file a dispute with my card carrier which I did. If this is how they treat customers who are trying to sign up, I would really suspicion how they would treat customers with claims.

    Serious warning to all home owners and Real State Agents out there, Select Home Warranty is the worst home warranty ever. It’s advertising coverage just about everything but really coverage is pennies on the dollar you lost. Under its policy long paragraph of Exclusions to Coverage with a small, single word of installation it will denied all labor costs to fix your problems. Agent will argue with you and say SHW only pay for part requires to fix your problem. When it comes to parts coverage, they will only pay portion of it, not all cost to purchase parts... Process also extremely long delay, it has been 2 months for me to fight with this Select Home Warranty to fix the water leak in my bathroom and still on going not finish yet.

    Good reviews for Select Home Warranty on Internet I think must be done by this company because the way I see it dealing with customers is completely different than some of good reviews said. SHW should not even get 1 star, we should have an Avoid category for this company. I’m calling out to all of you who has been scammed by Select Home Warranty to contact lawyers to start Class Action law suit to stop this Select Home Warranty from defraud more and more home owners.

    Great at taking your money, terrible at covering anything. Purchase a policy from them you're better off burning your money. It will be more fun. Small plumbing leak. They send a plumber, I have to pay him $75 to show up. He cuts a hole in my kitchen ceiling, that's another $50. Select will NOT pay to gain access to problem or repair access to problem. So I have to pay a spackler and painter to fix this hole in my kitchen ceiling. Still not fixed though. Found the problem! Two small leaks in bathtub upstairs. Wait wait... Select Home Warranty (SHW) will only pay $150 to fix it.

    Okay let's summarize. Small leak, not a big deal. SHW sends someone to my house, tears it apart, leave mess all over kitchen, hole in ceiling. Water now dripping into my kitchen and will NOT PAY to repair any of the damage, that they are responsible for. My home was 100 times better until they showed up to take more money and leave a HUGE mess behind that they will not pay to repair.

    SAVE YOUR MONEY - SHW is a con-job, dishonest company who finds creative ways to deny you coverage even after they destroy your house. I am looking at $1,500.00 to fix what started out as a small drip. Now my kitchen is unusable, my bathroom is unusable and they act so kind with their offer to pay $150.00. I am cancelling policy (which by the way will cost me $75). Absolute waste of money. Please don't share my experience. Don't waste your money. Save the cash and just pay out of pocket should anything happen. I have to go change the bucket in my kitchen. Good luck!

    Wanted me to wait 3+ days for approval for new air conditioning compressor in 103 degree heat in Texas! So I called them, and they said I could get the work done and submit the bill and diagnosis of the problem. I did that, and they refused to pay a dime! I decided to cancel my policy, as it was worthless. They pro-rated the days I had the policy, added on a $75 surcharge and said I would receive my check in the mail in 2-4 weeks. I called today, 3 weeks later, and now they say I need to fill out a reimbursement form which they will mail, and then process the cancellation!     On Friday September 18, 2020 I filed two claims, one on my pool pump and one on my washer. When the service dispatch was finally issued for the pool, I was told I had to call the pool service company to make arrangements. I called the company that I had been told to call, and was told that they no longer did business with SHW as them being slow in paying their invoice. after three calls to SHW I finally was able to someone who did not have a language or accent issue. After some heated and rude exchanges I was finally given another service provider and told that a work order had been sent to that provider.

    I called the provider and was told that NO such work order had been received. The gentleman with whom I spoke was understanding of my angst and told me that SHW often left customers hanging. He offered to call SHW and get the matter resolved. An hour later he called me back and said that he had gotten SHW to send him the work order. He will be here today.

    After several calls to SHW regarding my washer, I was able to get them to tell me who the servicer for that was. I called them and while they had gotten the work order but after more than a week, and several phone calls, they still haven't gotten back to me with a service date. They keep telling me that they can't send a technician until the supervisor decides what part is need. How the hell are they supposed to know what part is needed if they haven't sent someone out to analyze the problem? I have gotten nothing but smoke and mirrors and bullshit and bravado from SHW. Efforts to reach a supervisor have fall on deaf and uncaring ears.

    It is my personal opinion that SHW is a fraud and a scam and I want my money back. I am fairly certain that that will never happen, voluntarily on their part. I have contacted the Florida Department of Consumer Affairs and have filed a complaint. I have also contacted the local BBB, and will be contacting the State Attorney's office. If you want a home warranty, use another home warranty company.

    Was told when I bought the policy there is a 30 days waiting period. After 31 days I filed a claim for a furnace not working. They sent out someone. Paid 75 bucks and was denied the claim because there is ANOTHER 30 Waiting period for replacement parts. Unreal. Completely lied to when I purchased the policy.     AVOID THIS COMPANY AT ALL COSTS! Have had this warranty for over a year and every interaction we have had with them has been AWFUL/DIFFICULT or STRESSFUL.

    1. They will take FOREVER to send a technician. Even time sensitive things- such as a major plumbing leak- took nearly a week to find a contractor, ruining my ceiling, flooring, etc. They have no process to speed things up. They assume no responsibility for anything.

    2. They DO NOT use reputable contractors. We paid a service call fee for our plumbing leak and then the contractor told us we need a 5000 dollar water softener for example. Which made no sense with the problem we were seeing. We got a second opinion and the entire issue was fixed by another plumber for 200 dollars.

    3. You can use your own contractor. HOWEVER, you have to call SHW while the contractor is there to get authorization to do the work. They will only approve if the job is $100 or less (so pretty much no job). If they can't give you an answer on the spot, then they send your claim to a another team to get an answer which takes 24-48 hours- last time for me it took 72 hours. This needs to be authorized before you get the work done. Again this is useless if you have a time sensitive repair that needs to be repaired quickly. If you have someone there to fix it, you have to get them to come back in 3 business days (if it's even approved).

    4. They seem to want to drag out the process of repairs so that in the end you need to find someone to fix quickly and they can deny your claim based on the fact that the work wasn't authorized.

    5. Look closely at the coverages allotted in the contract- the amounts of coverage are REALLY low. They also have significantly lower payouts within the first 3 months of having the policy. For example, pretty much any claim in the first 3 months they will only pay a max of $150. And you pay a service call fee each time. These amounts are SUPER LOW compared with other home warranty companies.

    6. Roof coverage- although this is an extra paid add on, the most they will cover for roofs is $400 and they will ONLY pay for patch work. Nothing else. They have a list of exclusions but even if your issue is not one of the exclusions- they will refuse to cover any roof work unless it is patching.

    7. Overseas call center is not easy to deal with. Expect language barriers and just being read to from a script. Can't really ask questions.

    8. If your claim is denied they refuse to escalate it or re-review it. They will just say that it is in final.

    I wish we had read more reviews about this company before getting this policy. We got it when we closed on a house we had purchased. Read their BBB reviews. The way they deal with customers on there- just copying and pasting verbiage from their contract- is not good. It will give you a good idea of what to expect from them. Read the fine print in your contract to see how low all of the coverages are. I hope this review can stop at least one person from buying this useless warranty!! They are one of those companies where you just feel your blood pressure rising trying to deal with them. Not worth it!!! FYI- our home warranty policy is current and under my husbands name Hany **.

    It’s unfortunate that I have had to call Select Home Warranty out to service my home. I recently submitted a request for my clothes dryer 8/15/2020. Today is 9/15/2020. It has been a FULL month and no one has come to do my repair. I have called the warranty company over 10 times and have requested to speak to a supervisor. Each time I have called I’ve been told there is no one available.

    Today I was able to resolve my dryer issue by spending $750 on a new dryer. This company is a joke. They have poor communication and no sense of urgency. You can tell I’m pretty much over it when I canceled my plan and just spent $750 on a new dryer. Hanging clothes outside to dry for a family of 5 is pretty pathetic. They claim all repairs will be handled within 24-72 hours but I’ve yet to see that occur. This company is NOT who you want to sign up for. Do your research. They pay their customers to write positive reviews when they first sign up with giving a discount. Them dun dun dun... a problem occurs and they instantly regret it.

    Updated on 10/18/2020: I’m really having a problem with my washer. I place a claim on my washer September 4, 2020. On September 8, 2020 a technician from a company named Select Home Pros. He came in, lock himself in the laundry and came out in around 8-10 minutes and told me it was repair. I pay the $75.00 my copay. As soon as he started to leave I went into the laundry room and try the washer. It wasn’t fixed at all. I had my grandson try to catch up to him but he flew out of the house, I called the company and told them in a message that the washer wasn’t fix and then I receive a call from the technician and he told me that the washer needed major repairs and that he will put in his work order about all the repairs needed for the washer to be fix. He lied to me again.

    I kept calling the company letting them know that the washer needed warranty that according with Select Home Warranty they had to give me a 30 days warranty. Call after call I was never answer by SHP and after so many calls and messages they send me a text telling me not to call them anymore. Any calls had to be done with SHW. Today the 18 of October still have the washer not working and it took SHW AFTER SO MANY CALLS and always had the same answer that all the technicians weren’t available in the York, PA. It took me after like 18 calls and arguing with customer service they escalated my case about 18 times, finally I get a call from a manager named Ron and he told me to find a Technician myself, but after a few days after I get an email from SHW that they found a technician.

    Now the technician needs approval from SHW to replace the parts and fix the machine, SHW likes to take their time and like I said SHW is a very slow process and I’m still waiting today September 18 2020 hoping this week the tech gets the approval for the parts and the technician can start getting the washer fix. For me SHW it’s been the biggest mistake I’ve ever made. SHW. DOESN'T CARE ABOUT THE CLIENTS. ONLY THE MONEY THAT THEY GETS OUT OF YOUR MONTHLY payment. But when you have a a claim they’re going to be a slow response to your claim. SHW sucks.

    I paid upfront for a 1 year contract because they offered 2 months free. I started calling in July about a water leak under my house. Before they assigned a tech for that, the washing machine needed a repair, so I called again. I constantly got emails saying they couldn't find a tech and I needed to find my own and submit the bill for reimbursement. When I did, she said "I don't know why they told you that. We work with them and never received a request". When I called to tell them, they said there must have been a mistake and would get it assigned. They did, but not with the one that I had scheduled to come.

    For 3 more weeks, I dealt with trying to get them assigned because the other place never called! Finally got them there, they diagnosed the problem, sent it to Select and they refused to pay it because the plumbing is under the double wide mobile home. He said my policy only covers the actual living quarters-not under the trailer! Can you believe that?!?! I guess we're supposed to have the plumbing in our face for it to be covered. I asked him "Would it be covered if it was in a basement?" He said no, not if it was under the concrete. Well, there is no concrete under this house! I am calling an attorney and the BBB. I would add a receipt but they didn't leave one since they assumed they would be returning to finish the job.
