Honestly, If you are looking for a good home warranty deal that covers all the essential stuff and is in your budget, Select Home Warranty is the right place to be. The plans here are flexible and if you run into any problems you can call your own technician to fix the problem. The representative helped me understand the policy better than other representatives from other companies. I believe that I got good coverage for my home in a good deal. I would definitely recommend this company to my friends, relatives, and family.

I worked with Dan ** today & he was great. Very knowledgeable & thorough explaining all of my questions. I was a little irritated because as soon as I put my information in I had honestly 8 calls in a row from different #'s all from Select. They even called when I was on the phone with him. It was too much & my only complaint. He was apologetic & got the other calls to stop somehow for me on his end. He was also accommodating when I needed to talk with my husband about the policy & call him back not once but twice. He was great! I'm Not sure how the coverage will be but so far I'm pleased.

I was very pleased with the service rendered by the technician who serviced my washer. It only took two days for the job to be completed. I appreciate the notifications I received from Select Home Warranty as to the progress made with my claim. The technician was very informed as to the problem and was very neat in his work.

I contacted Select Home Warranty by phone since this was the first time making a claim with this company. The purpose was to schedule a repair for the dishwasher. Harper, the representative, was very helpful and professional. I am looking forward to to hearing from the company who will provide the needed services with 48 hours.

I was extremely happy with the info. I received from Sam concerning the Home Warranty! The monthly or annual costs were very competitive as well as the service fee. Sam was very informative and helpful! As one who has had a home warranty with a competitor I feel I am very qualified to say that this is a good opportunity to protect one's home!

1. George, the customer service rep was polite, knowledgeable and professional. He took time to answer all my questions and educated me on other offers but did not press me hard to opt one or another scheme. He allowed me time to make my decision and responded when I was ready. Mr. ** was very professional, patient, polite and knowledge of his job, he also took the time to answer all of my concerns and questions. Chase from Select Home Warranty was very helpful when selling us a policy. He convinced us to try the multi-year policy. We are new to home warranties so it was nice to have an expert to help us through the process. As he said, the warranty is pretty much risk free!

Sean ** was a clear communicator, courteous and very helpful. Not a pushy salesperson at all, just helpful. He explained the different tiers of service very well, and we got through the sales call quickly. I appreciate his help. Also, this is a much better appliance protection than I used to have with my Sears Protection Agreement, and at a much better price. I have this covered now.

The representative was very helpful and the process was very easy. I was actually signing up online and received a call from the representative as I was online. We were done in less than 5 minutes and I had a clear understanding of what the various benefits were. This was not your typical over the phone service; it was much better.

I was very pleased with the ease of switching home warranties. I was looking for a company with some type of roof leak coverage. Select is one of very few. Jake was good and went over the pricing and the length of the contract. I got great value on my contract but Jake never disclose that there was a cap on claims. I Read the contract and that is what I found. "$11K aggregated policy limit. Fully transferable." If I had known that I probably would not have bought the contract.

No issues overall, I would however recommend upselling products prior to receiving customer CC information. It was definitely a bit unnerving, and the gentleman came off as a bit flustered, and somewhat defensive when I had an issue with hearing a larger amount than what was initially quoted. I do hope that everything will be a bit smoother on the back end.

This company seems very reputable and the fees seem much better than many of the other companies. I'm looking forward to being protected by this company. If you follow their directions when submitting a claim, the outcome should be positive. They let me use my own plumber which was nice. I was reimbursed about 30 days of submitting my claim after online approval. I will keep my service with them for now but you really have to follow the guidelines.

Had very unpleasant experience with their customer service. I called to cancel my service within a week after signing up. Customer rep said he cancelled my service but it wasn't. I didn't receive a confirmation email, so called couple days later and found out that it wasn't cancelled so I re-ask to cancel it. Same thing repeated few more times. Finally, they cancelled the service and refunded the payment after more than a week of daily follow-up.

Such a great experience. Just signed up for a year of Home Warranty and it was so easy. I feel comfortable knowing I have 30 days to review info and make sure it was the right decision. Got a great price! The process was so quick and agent was great.

Jamie crushed was very friendly yet professional. Explained everything very well. He understood I needed to feel secured with the warranty. So he explained how much it would cost to have someone come out to see what needed fixing or if not able to fix it would be replaced with a new washer or dryer or whatever the contract listed. I like how he spoke and decided to try the warranty. I was also able to get 6 months free of charge. Thank you I said at the end of our conversation, for returning my call.

I just purchased the warranty and have no claims but from what I spoke about with the service rep, seemed very positive. I hope things continue to go well with this company. I believe the value is there, and I hope I never have to use it. They seem to have really covered all aspects of the home warranty and the prices I compared, they were the cheapest. Hopefully, that doesn't reflect in their service.

While their customer service hotline DOES answer the phone - when it comes to fulfilling their promises, they are slow and sneaky. We had a few small claims, which the company did cover - but then when we really needed them - they weaseled their way out of it. We had a leak in our plumbing BEHIND our water heater which was confirmed via video and writing multiple times from the plumber himself. We called them to cover the repairs - and they claimed the leak was IN the water heater (which the plumber confirmed and photos show it was not, it was the pipes). Wfter many calls, and 2 weeks with no hot water - we finally cancelled our policy with them and paid the $1500 fee to fix our pipes. Their customer service throughout was all kinds of terrible. Just about everything you hate about customer service they exemplified. We are thinking maybe this company is actually a scam all together.

I am excited for this home warranty. It appears to cover a lot of items from the fridge to HVAC to washer/dryer and even electrical. I also got a huge discount with the Black Friday savings. After a lack of decent service from a different home warranty, including from the warranty company as well as the company they sent for repairs, I decided to make a change. I called several other home warranty services and peppered them with many questions. Select answered all questions and concerns I had to my satisfaction. I spoke with Chase ** at Select Home Warranty after doing a search on consumer affairs. He was by far the most helpful, direct and gave us the best prices of all the companies we called. Chase was very patient while I contacted my partner to review all the info. He was also able to offer us further savings with an extended plan that we can take with us if and when we move. We just moved into our new home and this was part of deal, the previous home purchased this warranty to set our minds at ease. Which it did. I purchased a warranty from Select when I purchased my new home. When my air conditioner broke 1 year into my warranty. I submitted my claim to Select. They told me I was only covered for $250 when it was going to cost me $6,000 to replace the unit. The contract that they have is written so they never have you pay you money. I took the company's word for it when I purchased the warranty. The sales people are very nice and you take their word for what they say but when you actually need to submit a claim this company is a scam.

Fraudulent company. Do not do business with these jokers. Just look at their reviews here and BBB and elsewhere. I should have but and fell for their marketing reviews. I bought 3 years for my home and 1 year for a rental property. Total $1425. Problem 1- electrical problem with rental and called - no power to half the house so this was rather urgent. The agent said would escalate. NEVER received a service provider. Had problem fixed out of pocket - Select Home Warranty LLC fail. Problem 2- dishwasher leaking at my home. Select home warranty LLC emailed me a company I was to call for scheduling the repair. Repair company never heard of SELECT HOME WARRANTY LLC and did not have a working relationship with them.
Called SELECT HOME WARRANTY LLC and explained. They claimed they never sent me a service provider. I escalated to speak with a supervisor which took some doing. Nothing resolved. Subsequently received same referral over and over from company that does not work with select home warranty LLC. Called to cancel and refund. Select home warranty LLC wanted to charge cancellation fee and other fees. I have never received service on either claim and could not therefore felt I should get full refund of $1425. At that time I was only about 1 week past 30 days of purchase. They refused - disputing purchase with credit card now. Plus I found out through these phone calls that they do not cover any labor. This was not how the policies were sold to me. Salesperson said everything would be covered except service call fee of $60.
This is a scam company - they do not live up to what they sell you. Sales person misrepresents actual warranty plus in my 2 cases they could not even provide me with any company to do repairs. When you have a problem and need it fixed who has time to be jerked around by warranty company either by never sending you a service provider or sending one that laughs at you over the phone saying that they get calls from the fly by night warranty companies all the time that they don’t work with.

I ordered my policy with Select Home Warranty yesterday 24 Nov 2020 and I got the Platinum VIP product... The agent told me I will get a copy of my policy in my email within 30 minutes... An hour later- NOTHING!. I checked my email the following morning NOTHING... I called 25 Nov 2020 at 1230, verified my email and yet again was told that I will received my policy in 20-30 minutes... Guess what??? NOTHING... 5 hours later 1730 I called again... I told the agent that I have been waiting for my policy since buying it and then the guy put me on hold for 10 minutes!!! Then a different guy answered later and asked what I need?? At this time I was furious and mentioned that it is unacceptable for the a customer that just recently bought a policy to have all of this round around...
VIP client you said??? It does not seem like it.. Then the agent said "You know you can just go online and print your policy right?" Well Einstein I don't have any information at all... No policy number or so on... Well if I can't get any policy sent to me on my first day with this company... Imagine what will it be for work orders??? I just don't get it!!! Calling again tomorrow to cancel my policy... Oh yes! The agent even said "well even though you cancel it today, it will not get process until tomorrow since that department is gone" and then click... Hope this help future buyers of Home warranty..

We have now been out of heat and hot water going on the 3rd day in 30 degree weather and the warranty claim department keeps telling us they are doing their job and their policy is a 48 hour turnaround to get us a repairman. I would never buy another home warranty policy as most needs are emergency issues and if they cannot get someone to help you within a reasonable amount of time you will not be reimbursed to get someone in to fix your problem immediately! My 2 sons and husband and I are not able to shower and are freezing and have to heat water to do dishes unless I just forget my warranty and pay the service repair myself. Also the person who answered the claims phone on my 2nd call--Christine--was not very nice to me and did not seem to care we have no heat or hot water in our home. She was rude and snotty and I did not need that type of service!

Purchased 3 years plan for 1050 and would not recommend that to anyone and also would not recommend to buy any plan. They won’t provide good service. They will say that they will cover appliances however old they are and if not able to fix will replaced but they won’t fixed any and just say due to old it need to be replaced. The CATCH for replacement is the INSTALLATION charges are not covered and they will hire local contractors who will charged way more than others if you hire someone licensed. Toilet working since 10 years without issue they will say replaced just because it got clog... They will take long time to process the claim and for that also we will need to follow up.. They won’t update anything also the installation charges. We need to contact contractors directly... I won’t recommend anything to buy from them...

Tried to follow SHW procedures for "No Heat" condition on furnace. Took 3 tries with techs supplied by SHW before someone would service my area. First techs no work in my zip code. Second tech did not work in attics. Could not contact third tech "Voice mail full". The third tech did finally call me. He came and "bumped and thumped" around in my attic (unit is horizontal type). He came down and told me, "You need a $400.00 USD board and I'll get back to you". I wait from Friday to Monday for this guy. I have had no heat since the previous Wednesday. Finally I call him and he still has not heard from Select. I call select and discuss the situation with one of their "Friendly" reps finally says, "OK you find someone to fix it yourself, we will pay $150.00 usd max".
So I call my guy and get it up and running in 20 min. with a Rollout adjustment. And it was no cost to me. Select paints and talks (if you can understand them) a good game. Problem is nobody knows who has the "Ball" to run with it. I am now in a "Waiting Game" for my $150.00 or refund of my rip off wrong diagnosis super tech's service fees. I also found out if II had gone with the board, $150.00 usd is max SHW would have paid.

On July 16, 2019 I purchased a ONE YEAR home warranty with Select Home Warranty with an "End Date - Aug 14. 2020". My contract was for one year with a single payment in the amount of $379 plus $75 service fee call. However, my credit card was charged $1720.00!!! I was not aware of the overcharge until 11/5/2020. Once I found out, I contacted Select HW immediately and requested a refund for the 4 years unauthorized payment they made on my credit card.
They insisted that I upgraded my contract to a 5 year warranty which was totally bogus; they have no prove of my upgrade except what is in THEIR file. But I am holding the contract they sent me when I purchased the policy clearly stated "contract term - one year". They refused to give me the full refund for the 4 years because I did not notify them to cancel the policy after one year. WHY WOULD I NEED TO CANCEL SOMETHING I DID NOT PURCHASE!! DON'T believe their all 5-star reviews online. This is a VERY SHADY operation! Once they have your credit card info, watch out!! Be very vigilant as they are unethical in their dealings.

Never ever use Select Home Warranty. This is the first time I've ever entered an online complaint but this company is so terrible I had to. Ron ** and Michael ** have most recently been terrible to work with but this has been going on for nearly 3 months. I filed a claim to fix my washing machine in the middle of August and they finally "resolved" it last week by offering a terribly low offer.
For nearly 3 months we have been driving miles and miles lugging our laundry because we've had no response from SHW. We have been calling every week in August, September, October, and now into November to try to get this resolved. They keep telling us they would "escalate it" and they were sorry. They also always promised to call back and report on the progress and NEVER ONCE CALLED BACK. We have had to keep calling EVERY week.
Finally, last week they got a tech here (after nearly 3 months!!). He told the company our washing machine needed to be replaced. In response to this, Select offered us $150 to replace it. They mentioned the contract will only cover this much even though our salesman assured us that after 30 days it was fully covered. The worst part was the nearly 3 months of waiting and calling and being lied to. And then it finished with them offering a quarter of what I was promised. Select Home Warranty is incompetent. Select Home Warranty is unreliable. Select Home Warranty is dishonest. They do not give what they promise!

Good experience with sales agent, Brendan, who explained the policies and benefits of a multiyear contract. I called him three times with more questions, and he always answered them with patience and knowledge. He was well informed and imparted his knowledge clearly. It sounded like a lot of value with a reduced yearly rate, 30 days warranty on service and parts, and ability to cancel anything without penalty and the fee prorated and refunded.

I had a dishwasher issue and when I filed the claim it was fixed rather quickly. Professionals called to gather the dishwasher information and knew exactly what to order. The tech came out and assessed the situation and fixed it within an hour or so. I would definitly recommend this service to others. I would continue to use this service and renew it as needed.

Whenever I called, I didn't have some recording that made me press a number for various options; someone always answered the phone. After I submitted my claim, I was offer multiple appt times for my convenience.. He arrived on time and completed the work quickly. I appreciate that he wore booties inside the house. I had put in two (2) claims at the same time. One for AC and one for electrical outlets. The same person completed both jobs in the same appointment time. I would have preferred to only pay one (1) service fee but I understand why I had to pay for two and he completed the work with no issues. Only CON is that I'd like the technicians to be from my local area instead of from more than 60 miles away.

I had a great experience ordering my home warranty plan. The representative I spoke with was very knowledgeable, and gave me several options to choose from, and I ultimately found a great one that works with my budget. I've filed 4 claims in the past 3 years so far. Each time I called, customer service was great. I would get an email with a contractor name and number that I'm supposed to call, within 3 days. Have not ran into any problems so far. Rates are just outstanding with perks. My deductible is under $50, compare to previous companies at a rate of $140. We couldn't be happier.

Very short wait time on hold and 24/7 service. The person I talked to was quick and efficient, but cold professional. The email with the further steps arrived while on the call filing the claim. Unfortunately, she did not have access to prices and deductibles, and the only thing she could do was file the claim for me. However, I got help with what I needed. Updated on 03/11/2021: I called Home Warranty and talked with Frank. He was most helpful and answered all my questions I had regarding this service. Since this is the first time I call about my need of assistance, and not having a home warranty before was the reason for my various questions. After Frank explained the process of filing my claim and giving me a claim number, almost immediately I was contacted by a local service company inquiring about the best time and date for them to come and take care of my request. I appreciate the help and am presently waiting for them to let me know when a service agent will be able to come to take care of my refrigerator repair needs.

Overall, filing this claim was a success and it was covered, as it should have been. It did feel as though the company had many hoops to jump through to prevent payment, but we had followed all of the rules, and they paid for the service. The customer service agent was difficult to understand and did not listen to the answers but just kept repeating the same questions over and over despite being given the same answer, so that was frustrating and time consuming for myself and the technician who was at the house.

I got a call from my tenants that the garbage disposal is not working so I called Select Home Warranty and they asked a few questions. So after some communication with tenant and the select home warranty the customer service came up with a conclusion. The select home warranty respond to the claims very fast and professionally. Customer service has been excellent and for now my issue is not with SHW. However the fact that they only have one "Preferred" contractor to service my A/C is a little nerving due to the fact that this particular contractor cannot get emails?? Do not fall for the promises made by Select Home Warranty and the service that they offer. I unfortunately signed up with them and they charged my credit card $456.00 and after 2 claims, countless phone calls and unanswered phone calls and appointments by their so-called technicians, I have yet to receive service for my repair claim. They want me to find someone and pay out of pocket for me to be reimbursed. They are using the pandemic as the reason for slow service but it’s a total lie as they are only out to take your money and string you along. If you cancel they charge a $75 cancellation fee and will give you a prorated refund. I hope that no one else falls prey to this fraudulent company.

I filed a claim because my heat wasn't working. They assigned a contractor, but it was obvious he wasn't familiar with the issue. He literally said he's never replaced a heat pump before. It's been 2 weeks since the contactor's initial visit and Select Home Warranty STILL has not determined if the necessary repair will be covered. And if I want to use someone outside of their network, I have to start this process all over again. Not user friendly at all.

Isaac was very helpful and informative about the home warranty program. I was referred to the program by a friend of mine and I recommended it to a friend of mine. I like the fact that the program offers not only furnace and air conditioner but also guarantees coverage on all appliances. The coverage includes sewer lines, septic, electric, plumbing, furnace, air conditioning, unit microwave, washer and dryer and even an option for roof. It also includes the garage door. It was nice to find a program that included everything that was needed in the household.

I called due an AC claim and they refused it because supposedly, AC "condensation" is not covered. However, a technician is the only to the determine that, not me, I am an attorney not an AC diagnostic technician. I don't know what the problem is. A technician hasn't been sent and now they don't pick up the phone..?

I just recently signed up for a home warranty after putting it off for several years. I'm already very impressed with Select. I thought they gave me a good deal on their Platinum service to begin with, but when the representative called me to confirm my order, he gave me an even better deal by allowing me the "annual payment" discount even though I am splitting my payment into 4 payments, which was far more comfortable. He also was able to allow me the lower deductible. I hope I don't have to use the service, but if I do, I am confident that Select will be ready to assist!

I have been very pleased with the service provided by the SHW company. Never a hassle, polite professional customer service, always prompt responses, plus problems/ issues handled corrected in a timely manner, leaving a very satisfied customer. I filed two claims this year. Number 1. - My washing machine stopped working. I called SHW customer service and they had a repairman out the very next day. He serviced the machine, ordered the parts needed and had it running in a few days. Number 2. The AC stopped woking on a VERY hot day. I was allowed to have the company who regularly services my AC unit come out, same day and do the necessary repairs. I was very impressed with the ease and cooperation SHW extended to my AC service company so they could get the repair done in a very timely manner. Thank you SHW!

I had 10 homes with them. When I sold and cancelled a policy, they paid a claim for the new buyer BEFORE refunding my policy and then deducted the $ from the claim ($487) from my reimbursement. They REFUSE to reimburse me. IF I hadn't cancelled the policy, the claim would have cost me my $45 deductible. BEWARE of their agreement. You can NOT sue them in court. You have to go through arbitration in New Jersey and accept the determination of the arbitrator. This is NOT in your favor. Make sure to negotiate this OUT of the agreement BEFORE signing.
1) Be prepared to fight for your reimbursement.
2) Don't expect the amount to be what their contract states minus your deductible.
3) BEWARE - They do NOT use national standards of depreciation on appliances. They make it up as they go. I had a dishwasher 8 yrs old. It was $530 to repair. SHW refused and wanted to offer me $250 to buy a new one. (I know - I laughed too.) The nationally recognized online depreciation calculator (claimspages.com) states an $899 dishwasher was supposed to be worth $419 - almost TWICE what SHW offered. They said they had their own "in-house" depreciation calculation. Must be proprietary and should have been disclosed in their contracts.
You will wait months on end to get your money reimbursed and even then, it won't be what is agreed upon. I've lost 4 vendors in the last year stating that they used to be SHW approved vendors until SHW shorted them. That's right - Select Home Warranty doesn't even honor their agreement with the vendors that sign on with them.
The only way to NOT get screwed by this company is to make sure a vendor does the work through them. Do NOT use your own. Even then, don't expect to have your major appliances to get repaired. They ALWAYS balk on HVAC, refrigerators, dishwashers, etc. They will say EVERY HVAC problem (condensers, compressors, etc.) is freon and not covered. If you cancel, you will wait forever to be reimbursed for what you prepaid up front. I've sold 4 homes under them and the average reimbursement took 8 months to get and 2 of them were short and they refused to correct. BEWARE - CROOKS!!

I can do a lot of things for myself but some of these newer appliance are much more complicated with all the new technology in them so I am glad to have this extra warranty on all my large appliances. Procured local vendor since you had none available here. Sent in the invoice. Heard nothing back. Called back after 4 weeks and SHW said they didn't receive. I re-sent and got a cell text with a link to confirm to process invoice (an unnecessary step, IMO). Could not connect to confirm because I am in a bad cell area. IMO You should have sent a text AND email. Now I see that it might be 30 more days until I get reimbursed. 2 months to get my money back is NOT a satisfactory resolution! I have attached the invoice and as you can see it was created 09/30/2020, the day I sent it SHW.

The worst-ever experience I have is with this Select Home Warranty Company. I opened a claim more than 2 months ago with an issue in my Kitchen Range. After the poorest customer service, sending technician 2 times, they concluded that a part need to be replaced. Then I received an email that, "As the part is not available, as a courtesy we are offering you $200 and you can get it repaired or buy a new one and they will give me maximum $200." My Kitchen Range costed me $1600. Any normal Home Warranty company would have tried to find the part themselves or would have replaced the unit. Never go for this Home Warranty Company. Highly not recommended.

Very polite asked a lot of questions about the case all related to the subject. Provide me with a claim number and advised me that will receive an email next 24 hours which I have not. I purchased a home warranty months ago and filed a claim about 45 days after purchase only for the claim to be denied and I had to pay out-of-pocket for some loophole they have in the contract. Trying one more time with a new claim fingers crossed on this one.

I don't know where to even begin. This is a horrible, most deceiving company to get a home warranty coverage with. You will keep making your monthly premium payments and when it comes time to file a claim, good luck getting anything done in a timely manner, then get ready to get deceived every step of the way with surprises and major disappointments. You are sure to get disappointed if you are claiming for things like AC, Furnace etc.
Long story short in my experience, they always charged me $70 service call for someone to come out after days, and even that never helped me because they never fully covered everything and during my last experience during the hottest month of July when my AC stopped working due to furnace issue, I paid yet again the full service fee only to have someone come out week later to inaccurately diagnose and determine that they would need to order a specific component and regardless of me letting the warranty company know of the urgency because having small kids in the house, they did not at all care or even try to accommodate hence I hired my own HVAC technician who immediately determined it was a small simple component in the furnace that needed replacement which he immediately replaced and got my AC working.
So basically I paid out of my own pocket. So Absolutely no help from Select Warranty and then the worst part as I was told I would only be reimbursed for the parts, and so months went by and I never received the reimbursement check regardless of being given an expected date therefore when I chose to cancel the service finally and specifically asked the representative that if it would affect my reimbursement check by me cancelling the service, they took their time to check and reassured me that since my check is already in process me cancelling would not affect it; yet two additional month down the road when I call to check up on my reimbursement check, I find out my reimbursement check was cancelled because I had cancelled the service even though I was told before that it would not affect it.
So you can imagine how furious I was as I was completely mislead. What a fraudulent business practice. I have already filed a complaint with BBB, and am glad I had my call recorded at the time I was told that cancelling my service would not affect my check so it can be used if needed by proper authorities to prove the misleading practice.

I was amazingly surprised on the deals and programs Select Home Warranty (SHW) had to offer! I had many issues with AHS and from reviews and site comparisons, I decided to give SHW a try. And I'm glad I did (so far)! I spoke with Tom for new customer queries and ended up signing a deal with them which I am super happy about. Very glad I made the jump and looking forward to working with SHW for YEARS to come. Here's hoping the future is bright with this home warranty - so far, I am highly impressed compared to other home warranties I've had thus far (AHS & First American).

I had an on-going kitchen light issue despite of replacing bulbs. So the service has been put it. Select Home Warranty called me in a couple of hours, they were not able to find local vendors so they gave me an option for hiring my own tech. I got that done and requested reimbursement as advised. They informed me about the process promptly. They approved all cost in full once I submitted the invoice. No hassle.

I currently have American Home Shield who has been great except for their rising annual price. So I called Select Home Warranty to ask questions about coverages and service fees comparing to my current contract. Needless to say Select offered coverage AHS does not, has a lower service call fee and I got 3.5 years with Select for the same price and 1.5 with AHS. I am glad I made the switch to Select Home Warranty.

Select home warranty was a total rip off. Their selected vendors have 1 or 2 star ratings on yelp and google. Furthermore, they refer you to National service alliance in UT because they’re too busy to deal with you directly.

I had an authorized repair done by a third party technician (Roto Rooter). The representative gave authorization for the repair to begin. When I filed my claim for reimbursement of $800 ($250 parts & $550 labor) it was denied. After lengthy negotiations the most they would approve is the $255 for parts & labor. Will be switching to another home warranty when my policy ends.

The price for the plan is very affordable, it’s only $ 28 per month and they gave me free roof leak coverage, also the customer service is amazing, once I called them to give me same special offer that my friend got they didn’t mind at all. Have not yet had a claim but the rep on the phone was thorough and explained everything completely. He asked if I had "senior" status and was able to offer an additional discount. I contacted Select because I got a renewal notice from my current warranty company and I felt the premium was pretty high and covered things I didn't need or want to pay for. Thanks to Jake, my rep, I now have a locked in rate for life which is less than half of the one year renewal from the company I have now and with coverage which is more appropriate to my needs.

I recently ordered a new home warranty policy from Select. Richard was my representative and his patience, knowledge and excellent customer service convinced me to go with Select vs. two other major companies - one of which I'd been with for 15 years. There was no hard sell but clear information and explanation of the policy. Upon receiving the policy I was able to review and contact Richard once more to review questions I had about the actual policy. Richard actually gave me his direct number so I was able to reach out to the same representative each time I called. This made the experience far more informative as opposed to the other companies who always farmed me out to an oversee operator and I had to start over each time. Knowing how expensive it can be to fix things with a house, I got the service for peace of mind even though this was a house I bought renovated. It's an older house but with updates. I submitted a claim to my home warranty company. The lady that took my claim was very efficient. Although I am confused as to why the claim cannot be processed as a water filtration system. It must be filed as a water softener issue. I was told information regarding my claim would be emailed to me along with the next steps of the submittal. The online system ask for a brand but does not allow you to type one into the slot. Then it will not allow you to submit without a brand. I am now waiting for a contractor to contact me. When that is done I hope the problem will be resolved.

I was looking at another company for my home warranty, CHS. They told me service calls would be lower than what I would have to pay at Select. Then he told me my policy would cost less than what I pay at Select. Then he told me they had monthly payments. I was ready to switch when SHW called me and I told him of what I had been told. I paid Select Home Warranty $1050 with my card on September 9, 2020 for warranty on the home I was closing on. The closing date was September 30, 2020. I was told by David ** (associate who works for Select Home Warranty), that I would be refunded the amount the seller gives towards closing for warranty. The title company mailed select home warranty $499.99 on September 30, 2020. I still have not received the $499.99 refund I am owed. I called Select Home Warranty and I was treated like a second class citizen. They still have not issued my refund for terms that I agreed with them before signing the contract. I would recommend NOT considering Select Home Warranty AT ALL.

I called for service. There was a blockage in the bathroom causing raw sewage to cover the floor. The plumber from PM Electric came out and did nothing more than put a water hose down the drain and toilet and say that he could hear the water running and see the raw sewage back up from the base of the toilet and refused to do any work until a cleaning crew came out to clean up the raw sewage. Why did I pay for a whole year of service when Select Home Warranty does not honor me service contract. I am living in a home with raw sewage and Select Home Warranty tells me that they will get back to me. This is the first plumber that has performed in this manner they are unprofessional and rude knowing that Select Home Warranty are nothing but con artists. I am going to follow up with the District Attorney from New Jersey and Los Angeles for the fraud they performed.

I have had a couple of issues with water heater, dishwasher, oven. Wasted $45 for the diagnostic call every time. They did not cover any repair or replacement. Told me they were sending a $750 reimbursement check once only to get my hopes up. I waited for 2 weeks and called back to check on it. Got « escalated » to upper management who told me the check was never sent. Policy canceled.

We purchased a 3 year policy back in May 2018. Fortunately we had not needed to file a claim until Oct 9, 2020. We submitted the claim online in the morning and were told the work order would be processed within 24 hours. On Monday Oct 22nd we were informed that our issue was not covered based on their "online" assessment of what was wrong with our A/C unit. Their assessment was wrong and we paid a technician to come blow out our primary drain line and the problem was resolved. We tried to terminate the agreement which is valid for 15 months and they said there is "no cash value" on the policy. There are a number of good home warranty companies out there, Select Home Warranty is not one of them.

Horrible, they did not honour their contract. The first and only company Lit Electrical Consultants LLC come out to my home on a Saturday afternoon. I explained what is going on the issues I'm having. The guy walked into one bedroom then I showed him the laundry room and the shed where I'm having electrical issues... The laundry room and shed balance beams are bad and the lights will not come on until you hit them and the bedrooms my lights will not come on nor my ceiling fans... I explained to the guy that my electrical wiring is bad in the bedrooms. He agreed and then walked out to his truck calling the company... He asked if I wanted new ceiling fans and light fixtures. I told him I just need my issues resolved and then he stated it was about the same price to exchange the two balance beams than to replace them... He asked if I wanted new ceiling fans. I told him they were new fans which was purchase at the end of May 2020...
The company approval department was closed and not open on the weekends so I asked him why did he come to my home if he knew the problem will not get resolved today... It took the whole week before I heard from Select Home Warranty after calling them everyday and today my issue is not resolved on Oct. 13, 2020 when I reported the issues on September 24, 2020... I wrote a complaint to BBB/Business Consumer Alliance and waiting to hear their response.... Also, I forgot to add that they Select indicated I could get and pay for a second opinion and get my on Service Provider and send them the diagnosis. I explained to Select this is the reason why I have purchase a home warranty. For them to execute all these issues... I asked for a full refund as this was the only time that I attempted to use their service since purchasing these bogus warranty... "Please Beware Of this Company".

I purchased a service contract from Select Home Warranty last year and have tried to use the service and have been denied by the small print on all claims. First my refrigerator did not work properly and was told we needed a new board and would cost approx $400 to fix. SHW said it was determined my refridge was too old and if I read the fine print, they will only give me $150 to be applied for a new one. The tech said the refridge was fine and just needed this part and would continue to run properly. We had the part replaced and was able to apply $150 to the part which was paid to us almost 2 months after they said they would pay.
Next, back on a Friday in Aug, during a 105-degree weather weekend, our A/C unit went out. SHW sent over a technician that told us we needed Freon and that would be very expensive, and the AC unit was too old to pay for that. He left saying he would report it to SHW and said it would be sometime next week before SHW would get back to us. Being that it was a Friday and 105 degrees I had two elderly people over 85 living in my house and the house was 86 degrees. I called another A/C company and the technician said it was the capacitor, replaced it and charged me $69 service call and $156 for the part for $225 total.
House was cold all weekend long and to this day. I called and explained the situation to SHW and they wanted the receipt, and they wanted this tech to call the diagnosis dept with what was actually wrong. My guy did that for me and I was told that they would resent the claim and email me. They never emailed me and weeks later I called. They said they rejected the claim b/c the original diagnosis said it was a Freon issue that they did not cover Freon.
I told it was misdiagnosis and that the first company called me all weekend to say they could put in a new AC system for $3-5k depending on what I wanted. I finally told them to please stop calling me, my AC was fixed for $225. They said that they would look back into this and would email me in 2 days again. Again, I had to call and explain the whole story and they confirmed they had the 2nd diagnosis and the receipt along with all the information required and would email me back.
Finally today, another two weeks later and after the service rep agreed with my situation and kept me on hold another 30 mins came back and said the resolutions department are again rejecting the claim, saying it was diagnosis as Freon issue and they don't pay for that and that me using another technician was bad for the integrity of their company and if I wanted to talk to someone else I will get the same answer so why waste your time. So if you are looking at SHW as a place where you can save a little money upfront and you feel secure you have protection, trust me it is SO NOT WORTH IT. All the technicians we have talked to say that SHW is the worse. My guy with the refridge told us, they will not pay...maybe you will get $150... maybe. You can do what you want but this review is for you

Useless policy, doesn't cover anything. Most of the information is hidden in fine prints and trick people. Their contracts are as bad as the company. My a/c unit stopped working, their contractor said, you unit is too small buy a bigger a/c. Called a private contractor, he fixed the a/c for $150. My fridge broke, contractor said a part needs to be changed. Warranty says we will max of $200. I bought the policy for 3 years. My biggest mistake. Should have bought from a reliable company.
