    Select Home Warranty approved the claim in full - only had to email them the receipt FOUR times. SHW tries their BEST to find the slightest reason to deny any claim. They sent a plumber to clean our sewer line from the kitchen sink but would NOT approve the plumber to do what was necessary to unclog the line. They also say that our "plumbing system" is covered but when the water heater needed replacing they said it was EXCLUDED. What was the last year that a house was built in the US that didn't have a water heater as an integral part of the plumbing system???

    First tech sent to fix our oven only re-calibrated it/not fix temperature problem. Oven worked but was set to a range of 30˚ so things got burnt. Over one month later, problem with oven started again. Called Select about problem, and asked for different tech since all first one did was re-calibrate and not physically fix oven. But same company was dispatched to work on our claim when had already requested to not have them be the ones to work on claim/oven. Took another two weeks to get an email from Select with different tech (that's after 3 more calls made to Select to let them know that had dispatched tech that did not want and after not fixing oven). Called next tech for date to fix, but was told they don't cover/work in our area. Called Select back to tell them... Now waiting for Select dispatch tech in our area (not first one) to fix our oven. When had garbage disposal problem, the tech Select sent us was great. Just having problem with oven.

    I found it very difficult to get to the correct department when I called the first time. Extremely long hold time. I never have had a claim, however, needed to get my water softener fixed. I was told that I do not have the plan to do this and I needed to pay $79.95 for the plan. I was furious because I did not know it was not covered. On August 10th, I called to cancel my account as I had not heard from SHW. On September 8th I called again and was told that to retain my account, that SHW will send me a repairman in my area and will contact me within 48 hours to let me know who the company would be. Finally, I am satisfied that something will be done, hopefully to my satisfaction.

    Updated 09/15/2020: I repair my water heater which Select Home Warranty was supposed to repair. I spend $500 to repair it. Now they are not ready to pay partial also. These company are no use. They lure you by saying that they will give 2 month extra. This is their business policy. They just want money and don't want to provide service. Stay away. Please see my report on BBB also. I am not going to give up until I get my money back.

He had several paper from select, looked like he just came to collect service fee. I tried calling 2 times a day to select home warranty but they are not able to find plumber, imagine such a big company and don't have plumber contacts. After several attempt, I secure plumber and paid, which they promise to pay partial. But they are denying. So I am cancelling my home warranty coz of worst experience.     We purchased this home warranty for 42 months to include our pool, we had the filter Explode so we called them and filed a claim on August 27, they told us 24 to 48 hours we would have someone contact for the repair. After not hearing from them we called them again on the following Monday. Again they told us 24 to 48 hours. We were contacted on September 2 by a local pool repairman and he scheduled a visit for the following day which was September 3, he submitted his results and we called them for verification.

    They now requested pictures of the filters which were provided while the representative was on the phone, she assured us that she would submit them with a rush, we waited for a response and called them again on September 8 and we were informed that the request had not been submitted and that it would be submitted again, well I just received ANOTHER email stating another 24 to 48 hours, so think about this. Promises made and none kept. They are quick to take your money but make every attempt not to perform the repair In a timely manner. It’s going on 2 WEEKS since we submitted our claim, if you’re looking for a home warranty take the recommendation of a Retired Marine. Look elsewhere. Don’t waste your money with this warranty company.

And agent was friendly, helpful, got appt set up well. Great communication with the service repair call; good diagnosis and friendly.     I am a Real Estate Professional and I can promise this is the worst home warranty company out there. I decided to give them a try with my own home. 3 claims later they paid out a portion of the claim. I will not get into too many details but the policy states repair or replace. They gave me $250 to replace a $880 washing machine that was only 5 years old. You pay for what you get. Go with more expensive company that will actually take care of you.

    Sign up was easy bc they don't show you the contract until after you pay. They never once mentioned that I need to have 3 years of maintenance records for my ac otherwise they will not honor their coverage policy. I paid a full year and my first claim they only offered to cover 150 of the 700 bill. That was after a month from when I filled my claim and the rep told me I was lucky to get that since I was trying to defraud the company work my claim. Can't believe the Jets allow them to use their affiliation with such abhorrent deceptive business practices. Stay away!

    Do not choose this company for your home warranty. They offer a low price, but when it's time to make a claim it is unaffordable. Claim for our ice maker, not covered. What home warranty company doesn't cover an ice maker? So we had to add that charge of $39.99 to the policy to get covered. Then when service comes out we are charged $60 fee which is policy, but service person wants to collect $165 for labor charge. Are you kidding me, what home warranty company makes policyholder pay for labor charge. That's why I have a home warranty. Had Select Home Warranty, canceled policy because I'm not going to pay labor charges. They misrepresent their product and services. In the front section of policy it states call or go online to make claim, pay small service fee, and the claim is repaired or replaced. Not true, they fail to clearly state that there are labor charges. Do not use this company.

Now September 2020, invoices sent 4 times, no response from Claims department regarding resolution to this issue, to date, not even an email that things are being worked.     I got Select Home Warranty because of the reviews and cost. Man I made a mistake. Yes there is a low deductible and monthly fee or you can save money by paying annually. But this is what happens.
    1. No repairs on weekends. Contractors can’t get repairs approved on Sunday.
    2. No emergency repairs. Everything takes 48-72 hours to schedule.
    3. If the item cannot be repaired, the burden to replace it is up to you the consumer and then you need to submit a claim to get reimbursed far less than what you paid. Plus you have to pay to have it delivered and installed .

    4. Customer service is not in the US and they only know how to read from a script. They can’t comprehend or understand anything that goes against what’s on the script. They will continue repeating what’s on the script until you are frustrated and hang up.

    Now I had American Home Shield prior. And I’m beginning to regret leaving them. With AHS You pay more maybe $40 a month and $100 deductible Per service, BUT they have emergency services and repair 24/7, if they can’t fix it THEY replace it. THEY order and deliver and install the appliance. As of right now, I will not be renewing with select home warranty and will be going back to American home shield.

    First property they denied the claim because the dryer was installed in a cabinet. They are made to be installed. I called to cancel but they keep you on the phone, insult you saying you are foolish to cancel, and instead offer you extra months. After an hour I gave up. Called later and persisted, was told I’d get a refund check, never did!

    Second property had an electrical breaker issue and they assigned handi helpers cleaning? What? They had no website, no phone number, they never showed up! I called Select to request another contractor they said this was the only one. After another week with no service in the Texas heat I called again to cancel contract and back to jumping thru hoops for nearly an hour with the cancellation department. They wouldn’t cancel the contract until I just kept repeating “I want to cancel, I want to cancel” over and over again. They are still sending me emails about my electrical claim being left open and still no reimbursement check! Went to the BBB and I see how they find ways to deny everyone’s claims or pay only $100- $150 to replace almost any expensive appliance that breaks down and then they avoid sending the cancellation check. Don’t give them your money!

    Be careful to read the fine print. Select Home Warranty only covers the primary floor a/c and heating systems. So, if you have a 2nd floor unit they do not cover anything. Select Home Warranty only pays for materials (no labor or needed supplies) and the amount they cover is just the depreciated value of the materials (not full value). So, if you have a primary floor a/c system that is 10 years old, needs complete replacement and a new system installed costs $3,500 it is likely Select Home Warranty will pay around $600-$700 in total. Also, it takes an extended period of time for Select Home Warranty to send a technician. I placed a claim at 6:45 A.M. on a Monday and it is now 11:45 A.M. on the following Thursday with no response.

    My experience with SHW was terrible. 1. They say they will find you a repairman, then after a few days (while you are without your appliance) they will tell you to find your own repair company. 2. You will find a repairman on the first call, they will come and give you the estimated cost of repairs. 3. You will contact SHW, they will then proceed to tell you that item is not covered, you didn't receive pre authorization (but you did call them), SHW will deny your claim. 4. This is how they do it. Delay your service, deny, deny, deny your attempts to resolve the problem. They will wear you down and you will give up.

    5. I lived this and I contacted two attorney general offices. SHW hides behind the contract and they will not admit or accept any responsibility for their actions or lack there of. Oh, and even if you were reimbursed ANY amount, it would only be the cost of the part. Labor is not included in their reimbursement plan. I was not reimbursed any money to fix my washing machine. Not even for the initial repair visit, which they publicly claim to do. I dotted every (i) and crossed every (t). Stay away, YOU'VE BEEN WARNED!

    I submitted a claim to get water heater looked at, Home Warranty Solutions assign a plumbing company to come take a look at the water heater. That company doesn't service the area where we live. They then tell me to get someone of my choosing, I do he gives me a price quote to replace the water heater because it's leaking and has to be replaced. It took a month to get a response from them just to say that I can only be reimbursed for $200. So I called them and told them to please send someone who will fix it for that price and I was told that since there's already a resolution there's no changing it. I asked for the corporate office number and I was told they don't have that number. All I can say is WOW!

    I wish I could give them zero!, I have the most awful experience with this company. It supposed to be that you purchase this kind of insurance to be cover when your A/C went dead. Well unfortunately I got that scenario with Select Home Warranty, I've paid in advance 4 years, and at that moment they didn't have any issue getting my money. Less than a year later I have my A/C broke and we were at 95 degrees. The failure occur on Thursday at 1:00PM. My A/C was getting smoke all over the vent outside, I was scare but still follow up their process and submit a claim thru their website and then call them to have somebody assigned to this emergency, they told me that I have to wait 48 hours to have some tech assigned, or that I have the option of getting my own technician, but if I got my own technician then I have to call them before he does anything for the diagnose. I did it that way.

    My tech charge my 69 USD for the visit, the diagnose of my Tech was to replace the unit. We were on call with the insurance and they ask the model of my A/C which is old and uses Freon, my tech explain that he can't replace a new unit that uses Freon. He could replace it with another kind of unit. The Insurance told me that the claim will be under review for a approval on Thursday, and I have to wait 48 hours, when I told them that this was an emergency since my house is at 95 degrees! They told me that by Friday I should have an answer.

    The Friday pass by and never had an answer even though I call them. They keep telling me the same over and over and over, until they one the afternoon told me that I have to wait until Monday, for a resolution. I have to fix my issue and the I call a tech that do a fix for 625USD and finally I got air again, Not having an answer with the heat was really frustrating, but what came worst was that on Monday they send me an email stating that they will sent another technician to proper diagnose my A/C, since they said that my technician can't do the work, (since he does not have Freon new equipment).

    I explain that I already have it fixed temporarily and just need the approval for the replacement of the unit in order to have it right, they told me that they can't do anything since I haven't told them about the fix during the weekend and that they won't do anything else.. Neither pay me the 69 USD for the visit they approve because they dismiss the diagnose from me tech and as they didn't know about the other tech they won't pay either for the 625 USD, So I ended up paying for an insurance (2,500 USD for 4 years) and I have to pay for the 700 myself! They told me that what they can do to help me on my situation was to keep the claim open for the next time my A/C fail. Really a shame company.

    I really happy with Select service, but just has issue with one of your contractor. Frank from Metro Appliance was the contractor came to our home for our dishwasher drain. I was not at home when Frank came. He told my wife that drain isn't cover by insurance, and he charge my wife $120 (paid by credit card) and he cleaned the drain and the issue was solved.

    We use dishwasher rarely, when we have a more dishes for guests. After using 3 times of dishwasher we got the same issue, we called Frank two times but no respond. After called office and told Frank did not answer, Frank text back that he charge $180 for come and fix!! I really surprised and told you charged us $120 last time and we just used dishwasher for 3 times and got same issue, how you are going to charge us again?     I researched other warranty coverage companies, but Select Home Warranty covered all my appliances and home equipment at the most reasonable cost. I was able to add coverage for my pool and a stand alone freezer with minimal fee addition. Being able to add the pool, could save me a lot in the long run, it runs fine now, but so does my heat and A/C, but why take a chance, nothing lasts forever.

    This has been a terrible experience for me. Had trouble with every vendor they sent me for repairs. Would request a new vendor, that could not happen after they told me no problem. Was also told if plumbing had to be repaired behind the wall the sheetrock would be repaired, that did not happen. I asked several times for a supervisor to call me back, they never did. I did a lot of the leg work which was very frustrating and time consuming. Terrible customer service. One would tell me one thing, call another get a different answer. I tried to cancel the policy after almost a year and I am being told it would cost me over $400.00 to cancel a two year policy. Be leary of the vendors they send you as well.

    Your service in sending a technician it was good but he replaced it a relay and he wasn't optimistic about the unit because is old, so two days later my tenants called me saying it wasn't working again so he went back and recommended to replace the unit so is almost two weeks with weather over 100 degrees and still waiting for you guys to respond, to make things worst they have to work from home because of the virus and obviously are concern about their two cats.

    I've used a couple other home warranties in the past: Fidelity, American Home Shield, and First American. Select has the best coverage, lower rates, quicker repairs, and better access to customer service. Also options to utilize contractors of choice which other companies do not consider.     After some initial trouble signing up for a policy online the transaction was completed with no issues. I don't like the fact that you can't fully sign-up for a policy online. Last time (with a different company) we had one of them do this isn't wasn't the light but the ballast that went out.
