    If you are in the market for a Home Warranty. I HIGHLY recommend you DO NOT choose SELECT HOME WARRANTY. They have been the absolute worse company I have ever dealt with. This week, Tues my water heater broke. So initially I was like no worries I have a home warranty they will send someone things will be ok. BOY WAS I WRONG!!!! At first I thought things would go well, I called. Submitted my claim, the customer service representative was helpful. I was told to wait for an email as my claim would be assigned to a company.

    I called on my way at work at 8 in the morning. By the time I got to work I received an email. My claim was denied because my policy did not cover leaks... So I call the number back from the email trying to understand what was the problem. Clearly my hot water heater had a bigger issue than a leak because it was raining water all of over my hallway. I try to explain that I am not a technician who can pinpoint and explain exactly what was going on. All I know is the hot water heater was not working. The rep I talked to this time told me, "Well there is nothing we can do. Your claim is denied!" Whoa whoa whoa I spent my money to have a warranty in case of situations like this occur and when it occurs the Company I should be able to rely on is no help at all.

    I call and submit a new claim. This time I do not use the work leak, because I see they are trying to use wordplay to deny my claim. All day I waited for an email to get a technician to come out. Nothing! It is WINTER in Virginia by the way so it is freezing and my hot water heater controls my heat as well. So I am home with NO HEAT, NO WATER!!! I call the company back to get a status of the claim, the rep says it's under review. If they don't review it, it will be denied. I ask to speak to a manager. I'm told they don't take calls. I ask, "Is there a way to expedite the process because I am in a house that is freezing with no heat." I'm told it was take 2 days for it to be escalated, completely crazy right?!

    The next morning after getting to work receive an email. My claim is denied!!! Once again I call, this time I am told it was denied due to the issue not being regular wear and tear but abuse or neglect. If you know about a lot of houses in the Hamptons Roads area. A lot of them are built with the hot water heaters in the attic. My attic is not easily accessible. So there has been no abuse or neglect to my unit. I argue and argue. It became abundantly clear to me no matter what I said or what the issue this Company was not going to help me. They are only interested in my monthly payments. The representatives have very crappy attitudes. If you are looking for a home warranty, SELECT IS NOT the Company to to go to. The only reason they got 1 star is because I couldn't give them 0 stars.

    I'm thankful that I did not simply purchase Select Home Warranty online. Calling their number for more information gave me tremendous savings through the option of purchasing contracts with variably longer periods. The contracts are also fully refundable without cancellation fees. I was tired of American Home Shield's long telephone wait times, poor servicemen that didn't care and didn't fix, then they even had the gall to charge me cancellation fees.     They lie to convince you to sign up with their service. After getting the service they refuse to cover the repairs. We were lied to by their sales agent who signed us up for the policy. We got a for a 4 unit multifamily the same week we were closing on the property. The sales agent told us that we could cancel the policy at any time without a fee since they were having a promotion. They also gave us an additional 2-month free coverage since we signed up for a year and paid the premium upfront.

    The policy didn't kick in for a month. After a month one of our HVAC units' pump went out so we filed a claim. Note this is in winter and we are in Chicago. A technician was scheduled to come out. I paid the $60 service call fee. The technician sent them his findings. They then requested for pictures and maintenance records. We couldn't provide the maintenance records since the previous owner didn't keep any records.

    SHW decided to approve only $150 for repairs that was going to cost us over $1500. They told that us per the terms, they approved only $150. We then decided to cancel all our policies. They refused to cancel the policy without penalties. I called several times to talk to a manager but 5 out of the 6 people I talked to were rude and unprofessional. They hanged up on me a few times. I was supposed to receive a call back but never happened. The agents also didn't add detailed and accurate documentation of all my phone call. Avoid these scammers. You are better off putting some money aside monthly to pay for future capital expenses or use credit card for such repair and make monthly payments. Don't waste your money and time.

    They say they cover everything but they require at least 3 years of maintenance proof. Since I owned my house less than 3 years, they refused to cover the cost. When I was signing up, the agent told me that they cover everything and I would not need any proof for maintenance. They also hired incompetent technicians whose work fell apart in less then 3 months. I would have to pay again to get the same things fixed.

    Good company. Initial response when the policy was new was a bit confused. I placed one claim and the response was quick. I had a service person out pretty quickly. It turned out the claim could not be covered as it was an improper installation issue not an actual defect or problem. But response time was good which told me at least when I need them they will be there for me.

    I purchased a warranty with this company last year in February. My only attempt to have anything repaired with over 30 days and 6 calls to the company with no resolution. I requested a refund and was only refunded $53 of my $425 I paid to them, without using their service once time. They even charged me a $75 cancelation fee. I will choose American Home Shield from now on. This company is an absolute joke and waste of money.

    Select has been unable to provide technicians to come to my home, which is one of the things they promise to do. In the contract (5.4) it states a technician will provide repair within 2-4 days. They do not comply with this. I was instructed by their team to locate my own technician as they were unable to. They also require 3 years of maintenance records on a home I bought only 7 months ago. This is unreasonable and not industry standard. The customer service has been rude, and unwilling to work with me to resolve the issue. I highly recommend that people look elsewhere for true "Peace of Mind" despite their promises.

    The price is what you would expect. The service is absolutely terrible. I had to call them several times and was promised a service tech would come out and they never came. I ended up calling my own service tech and then because it was over $100 I had to get permission from them for the service to be completed. I had to pay the entire bill and then submit a form to get reimbursed for the difference. I was originally told that they would send someone out at a maximum out of pocket of $60. Apparently they sell the insurance to people in Wyoming but aren’t contracted with anyone so if you can afford to foot the bill upfront then wait for reimbursement, it’s a good deal.

    Again, I got sucked into a worthless home warranty, paid around $1,400 for 4 years. First claim was for a washing machine, they could not fix it so they offered $250.00 towards a new machine. Second a relatively new pool heater about 4 years old needed some parts replaced. You know it, they refused they say due to lack of maintenance they will not fix it, they offered $150.00 a canned reply I assume. My unit was inspected 5 months prior and no problems found, the pool and pool system are maintained professionally on a weekly basis. They did not ask for my maintenance record but based their findings on the two parts that needed to be replaced they determined is my fault. Don’t purchase a warranty Select Home Warranty, you will be at the losing end always.

    We bought a very nice 6yo home 09/2020. Have Always used American Home Shield as our home warranty. However, we Switched to Select Home Warranty, as it covers septic systems. We were told this could be a concern here in Oklahoma. Big mistake. Our stove/oven unit is over $1600 appliance. We had to wait nearly 1 week for Select Home Warranty to arrive. My husband sent the picture of the unit, all information and what the electrical/computer component was the part malfunctioning.

    They didn't arrive the first date that was scheduled. They arrived last Friday. They did Not bring any parts. Told my husband that the part alone was at least $800 and he would let the home warranty company know. My husband just found out that they are only going to offer $200 total. That was after my husband was mad it was only $175 towards the repairs. Never, in all of our years of American Home Shield, have we not had items repaired and/or replaced. I truly would NEVER recommend this company to anyone. We will be cancelling and going back to American Home Shield! Don't waste your time/energy/money towards this company!

    I purchased two warranties. Months after I purchasing I submitted a claim. I was told that a service agent would respond within 24 to 48 hours. I called approx. every two days for approx. 3 weeks. Each time I was told that someone would respond. After three weeks still no repairs or even a scheduled date. I requested a full refund as this company was simply a scam only to be told that their contract states that if you break contract you are penalized. They offered me approx. 50% refunds. I have contacted the BBB. Do not fall for this scam. Worthless.

    My washing machine was leaking. I called to make a claim. They did not have companies to come and to do the repairs. They informed me to call a company of my choice and they would reimburse me. I had the company to come and they repaired my appliances. Well they never reimbursed me. They said no one should have told me to call an outside company.

    My power went out. I called to make a claim. They sent out a person to assess the situation. He stated my ceiling fan made the power go out. He called to make them aware. They would only pay him to repair the power outage. They would not pay for the ceiling fan. The person who came out stated they are not a good company. They always pay partial for claims. Needless to say, I had to buy ceiling fan and pay someone else to install.

    I recently renewed my home insurance. I have since had two claims- Built in microwave/oven. I was given $100 for the microwave. Problem is microwave and oven are a combo. You cannot just replace one- No expert sent to look at the issue and when I told them just one cannot be replaced they stated $100. I have to purchase the microwave and send them the receipt.

    Second was plumbing issue. Again called. Twice stating they had no one in the area that could come look at the issue at this time- first call I told them to put me on the waitlist for the professional they had. Second call they stated no one was coming for me to hire my own tell them to call SHW. I pay SHW reimburse me.

    Again the website states 1. Report Claim. 2. We assign local professional. 3. Repair (with me paying minimal fee). Each time I have dealt with them in the last three years I have been told to get my own professional. I told the last representative that I spoke to that one of the main reason I got the insurance was for #2 They Assign. Instead each time I have been put in a position to not only find my own professional but pay out of pocket for the repairs- and maybe be reimbursed if they cover it.

    I placed a claim for my washing machine on December 23 2020. As of today January 13 2021 Select has not provided me a service technician. Their excuse is that they are backed up. I spoke with an agent last week and told they would try to get someone out this week. I have a strong feeling I will be changing warranty companies as soon as this problem is resolved.     This company make promises they can’t keep. They take forever to handle your claim. Every time I did a claim I would have to wait days sometimes weeks to get it fixed. On every item that I needed fixed they had a problem with fixing. They will have you pay your service fee but don’t fix anything, Stay far away from them. They will scam you out of your money.     NEVER EVER USE THIS COMPANY!!!! They assigned a contractor that could not have a contract with them. Never assigned another one even though I called them many, many times over weeks and weeks. Their excuse was they could not find one in my area. That's a lie I found plenty!! Now I have an oven that the side walls expand out causing the rack to collapse. Most likely due to the age of the oven. Looks like they don't cover that but not sure yet. If it needs replacement it's limited to the depreciated value. What could that be for an 11 year old oven. Guess that's why when they sell you the policy they say the age doesn't matter.

    I chose Select Home Warranty based upon the coverage and prices they offered. The first time I made a claim I was in for a big surprise. My garbage disposal was leaking and I was told they would send me a check to reimburse me for a new garbage disposal. They do not send a repair person to install the garbage disposal - apparently that is not covered in the contract. When I called to complain they told me that section 8.3 of the contract states that installation is not included. Also - they only reimburse you for the depreciated amount of the product they are covering. So if your oven breaks and you need a new oven - you will only get a partial amount for the oven and you will have to install it yourself. Their claim that items are replaced or repaired with a copay are not correct. Be very wary of using this company.

    This company is the worst!! We had our first claim, a broken fridge. It was on a Thursday and according to the claim department we will get an email with contact information for technicians that will take a look at our fridge. After the call I received an email that it will take up to 48 hours to get the technician information. On Friday we still haven't received anything. When I called again they just said that we have to wait, can't help us and sounded pretty annoyed. On Saturday still no email, called again. Again, we have to wait, there is nothing they can do...blah blah blah. Mind you, we are without a fridge now since Thursday early afternoon.

    Called again and get to hear that the 48 hours didn't start until Friday and it is 1-2 business days until we will receive any information...but weekends are not business days so we have to wait until sometime next week!! Really??? That's how you treat your customers. We are without a fridge, will probably lose a lot of food and nothing is going to happen. Everybody we talked to sounded like they were just reading off of a script, getting annoyed, had no answer to our questions and kept repeating "I'm sorry you have to wait". This is the worst home warranty company we ever used. Stay away from them!!!

    I'm not really sure if home warranty companies EVER get good reviews, and there's no exception here. I'm sure Select tries to do their job well, but they're just too big of a machine to do it efficiently. I had a warranty for 3 months, and used it 3 times. The first time was for the toilet and while they connected me with a contractor within 24 hours, the contractor completely flaked and never showed up. The second time for the dishwasher, in addition to the $60 visit fee, they charged an $85 installation/labor fee. The installation/labor fee is mentioned nowhere in the contract.

    Everything is supposed to be covered in the visit fee. The third time was for the w/d. When, after 6 days, they still hadn't responded, I knew it was time to go. The main issue is that you have to spend a lot of your own time here following up on things, from calling Select, to liaising with the contractor at least twice (for follow up visits to actually fix the problem once it's been diagnosed-- which you have to pay the $60 visit fee for again, btw).

    The inefficiency and time spent, plus the extra hidden labor charges and double fees just doesn't add up to a good deal. I will admit I have a small apartment and don't expect to be fixing much, and I do live in a large urban center with plenty of independent contractors available. So, for a larger house in a more suburban area it still might be a good deal. All in all, the company could probably do well and reviews probably differ based on geography and contractors available, but in my experience, it's not worth the extra time and extra hidden fees associated with it, particularly for a small place in a major urban center.

    I got this home warranty for one year and was happy when they said they will give 2 extra months. After couple of months, got a problem with my washer, filed a claim, to my surprise they said they would only give me $100 towards the fix/replacement. Was not happy with the response and asked, "What is my refund if I cancel the warranty," customer rep said he will get back with the refund then I can decide. Later after a week or so I learnt that they cancelled my warranty without me giving approval. Called them and get very rude response, they won't reinstate my policy as it is already cancelled. Told them I did not approve cancellation. They sent a check for 1/5 of what I paid as refund, this is within 4 months of signing up the warranty with them.

    Their cheap price is very tempting but they don't fix repairs that is covered by their plan. My coverage plan is Platinum Care with Pool and Roof leak added. I submitted a claim for my broken washer on 08/11/2020. They sent a technician on 10/20/2020, after almost two months. I have kids so these two months were very challenging for me and my family. The technician looked at the washer and said the motor is bad and either the motor or the washer has to be replaced. Cost to replace the motor is ~$750.

    Select Home Warranty reviewed the report provided by the technician and offered me $120 reimbursement to either replace the motor or buy a new washer. The minimum price of a cheap washer is $400 or more. I spoke to the management and explained the situation. The answer I got from him was my current washer doesn't worth more than $120. I bought a new washer for $799 from Best Buy and when the technician came to my home to install it he found that the two main valves on the wall need to be replaced. I submitted a new claim as it is part of the plumbing. They rejected my claim and I had to pay $250 to a plumber and get them replaced. Here is the email I received from them regarding the claim I submitted for the washer issue.

    "We have processed your claim for policy #**. You have been approved for a cash reimbursement in the amount of $125.00, which you may use towards repair or replacement of your current unit. After a Review of the information and diagnosis relating to your claim, it has been determined that the cost of repairs exceeds the current value of your unit. In the event the repairs or replacement exceeds this amount you will be responsible for the balance. Please see section 8 of your policy."

    I feel that the premium I paid to have peace of mind is simply a wasted money. Think twice before you fall for their cheap price compared to other providers.

    Purchased the platinum plan and have my first claim, washer not working. I’ve been notified that they are too busy to provide/schedule a repair. What, really? They told me to find someone myself, get them to house, call Select for approval, etc before having service done. Once approved I have to pay them then file for reimbursement. One of the reasons I purchased their plan is so that I wouldn’t have to do what they are forcing me to do. If they don’t have service for my area they shouldn’t be selling policies here, period.

    Unfortunately I had an electrical issue around same time frame. They determined that it wasn’t covered because their in house technician determined it was my fixtures. I had no power to 3 different lights. I told them repeatedly it’s not the fixtures but they refused coverage. The electrician I had to hire found the problem, loose wires not my fixtures. So far that’s 100% failure to provide service for covered issues. I’ve had 4 different home warranty policies for 4 homes. This is absolutely the worst of all and so far I have not been able to get any service from Select. Buyer beware!

    If this is the best home warranty available we are all in trouble. First (if it matters) they are not an American company. If you don't believe me just try filing a claim.

    Second, it is impossible to find someone that is willing to work with them ( which should be a red flag). Third Do Not let them talk you into calling your "own" technician because you will find out the hard way that they do not reimburse for "out of network" technicians, which by the way it says absolutely nothing about out of network technicians (per Gabriel a claims supervisor) in the contract. I called a tech. At their recommendation and was stuck with a service call.

    Fourth I am now waiting for six weeks on a repair or replace of my dryer. They will not contact me and when I call they say "we so sorry, we expedite you claim". Fifth I filed a claim on a $600 septic aerator less than two years old and after daily calling and expressing my extreme frustration they reluctantly are supposedly are sending me a check for $200 because of depreciation. Sixth even though they refuse to help you in any way, they will not reimburse you without a early cancellation penalty and a pro-rated reimbursement. They exist to charge premiums and deny claims. Stay away.

    I am writing a review for Select Home Warranty concerning my one and only claim that was filed. I purchased the home warranty in March and have not filed a claim from the company until this week, December 2020. When I purchased the plan they were big on if you have your own service company, use your own service company. I chose this option because the company they picked for a washing machine repair would be 7 days before they could get to just diagnosis the problem. I needed someone sooner, so I decided to get my own company. I was told by Ron ** "that have your repairman come to your house, call me with the diagnosis and we will approve on the spot and that is that".

    Well, our repair company came the day I called. He diagnosed the problem and called Ron ** and he was nowhere to be found. The service man got a call from Ron ** after the serviceman was home 6:30 pm. Ron told him, "call back tomorrow and I will forward you to the approval department". As instructed he called Ron ** and Ron did forward the call and after explaining the problem with the washer, he was transferred again, he then had to explain the problem again. He was told we will get back with within 1-2 days.

    I called back myself and the SHW rep said "we have this on hold, we were going to call you to see if you can talk your serviceman to lower his price". I said "there are two parts that are needed and he is having to make two trips since you wouldn't approve on the first visit" ,"No, he will not lower his cost". The rep said "then I will have to get back with you". I received an email 10 minutes later stating, we will only cover $100 out of the $250 charge. I'm sorry but, I bought the warranty to fix any repairs after I pay for the service call, but because it was two parts needed at one visit, I get shorted. This is not acceptable and wasn't what I signed up for. It is funny how quickly the call you back when you are signing up for their service, but as soon as there is a problem the upper management like Ron ** and Jermel refuse to response to emails or phone calls. I would not recommend this company at all!!!

    My kitchen sink would over flood EVERY TIME I would use my washing machine to wash clothes, so I placed a claim on November 11th and no one reached out to me so I called them. They had everything in the system as a claim December 2nd, the 1st contractor from Northstar reached out to me via email to schedule my availability. I gave them my availability and when I called them I got no response, I called SHW to see if they could assist. They called and gotten no response as well. So now they assign me another contractor on December 3rd and I did the same exact process.

    So now that they’re not answering their professional telephone at Sanders, I have to try and keep my kitchen sink from over flooding. Then even though I pay them monthly to help resolve these type of issues, the representative advise me to find someone else to do it, call back and they’ll reimburse me 2 to 3 weeks IF I have all the required documents. I’m thankful for 2-10 warranty and I will be a returning customer.

    While their customer service hotline DOES answer the phone - when it comes to fulfilling their promises, they are slow and sneaky. We had a few small claims, which the company did cover - but then when we really needed them - they weaseled their way out of it. We had a leak in our plumbing BEHIND our water heater which was confirmed via video and writing multiple times from the plumber himself. We called them to cover the repairs - and they claimed the leak was IN the water heater (which the plumber confirmed and photos show it was not, it was the pipes). Wfter many calls, and 2 weeks with no hot water - we finally cancelled our policy with them and paid the $1500 fee to fix our pipes. Their customer service throughout was all kinds of terrible. Just about everything you hate about customer service they exemplified. We are thinking maybe this company is actually a scam all together.

    I purchased a warranty from Select when I purchased my new home. When my air conditioner broke 1 year into my warranty. I submitted my claim to Select. They told me I was only covered for $250 when it was going to cost me $6,000 to replace the unit. The contract that they have is written so they never have you pay you money. I took the company's word for it when I purchased the warranty. The sales people are very nice and you take their word for what they say but when you actually need to submit a claim this company is a scam.

    Fraudulent company. Do not do business with these jokers. Just look at their reviews here and BBB and elsewhere. I should have but and fell for their marketing reviews. I bought 3 years for my home and 1 year for a rental property. Total $1425. Problem 1- electrical problem with rental and called - no power to half the house so this was rather urgent. The agent said would escalate. NEVER received a service provider. Had problem fixed out of pocket - Select Home Warranty LLC fail. Problem 2- dishwasher leaking at my home. Select home warranty LLC emailed me a company I was to call for scheduling the repair. Repair company never heard of SELECT HOME WARRANTY LLC and did not have a working relationship with them.

    Called SELECT HOME WARRANTY LLC and explained. They claimed they never sent me a service provider. I escalated to speak with a supervisor which took some doing. Nothing resolved. Subsequently received same referral over and over from company that does not work with select home warranty LLC. Called to cancel and refund. Select home warranty LLC wanted to charge cancellation fee and other fees. I have never received service on either claim and could not therefore felt I should get full refund of $1425. At that time I was only about 1 week past 30 days of purchase. They refused - disputing purchase with credit card now. Plus I found out through these phone calls that they do not cover any labor. This was not how the policies were sold to me. Salesperson said everything would be covered except service call fee of $60.

    This is a scam company - they do not live up to what they sell you. Sales person misrepresents actual warranty plus in my 2 cases they could not even provide me with any company to do repairs. When you have a problem and need it fixed who has time to be jerked around by warranty company either by never sending you a service provider or sending one that laughs at you over the phone saying that they get calls from the fly by night warranty companies all the time that they don’t work with.

    I ordered my policy with Select Home Warranty yesterday 24 Nov 2020 and I got the Platinum VIP product... The agent told me I will get a copy of my policy in my email within 30 minutes... An hour later- NOTHING!. I checked my email the following morning NOTHING... I called 25 Nov 2020 at 1230, verified my email and yet again was told that I will received my policy in 20-30 minutes... Guess what??? NOTHING... 5 hours later 1730 I called again... I told the agent that I have been waiting for my policy since buying it and then the guy put me on hold for 10 minutes!!! Then a different guy answered later and asked what I need?? At this time I was furious and mentioned that it is unacceptable for the a customer that just recently bought a policy to have all of this round around...

    VIP client you said??? It does not seem like it.. Then the agent said "You know you can just go online and print your policy right?" Well Einstein I don't have any information at all... No policy number or so on... Well if I can't get any policy sent to me on my first day with this company... Imagine what will it be for work orders??? I just don't get it!!! The agent even said "well even though you cancel it today, it will not get process until tomorrow since that department is gone" and then click... Hope this help future buyers of Home warranty..

    We have now been out of heat and hot water going on the 3rd day in 30 degree weather and the warranty claim department keeps telling us they are doing their job and their policy is a 48 hour turnaround to get us a repairman. I would never buy another home warranty policy as most needs are emergency issues and if they cannot get someone to help you within a reasonable amount of time you will not be reimbursed to get someone in to fix your problem immediately! My 2 sons and husband and I are not able to shower and are freezing and have to heat water to do dishes unless I just forget my warranty and pay the service repair myself. Also the person who answered the claims phone on my 2nd call--Christine--was not very nice to me and did not seem to care we have no heat or hot water in our home. She was rude and snotty and I did not need that type of service!

    Purchased 3 years plan for 1050 and would not recommend that to anyone and also would not recommend to buy any plan. They won’t provide good service. They will say that they will cover appliances however old they are and if not able to fix will replaced but they won’t fixed any and just say due to old it need to be replaced. The CATCH for replacement is the INSTALLATION charges are not covered and they will hire local contractors who will charged way more than others if you hire someone licensed. Toilet working since 10 years without issue they will say replaced just because it got clog... They will take long time to process the claim and for that also we will need to follow up.. They won’t update anything also the installation charges. We need to contact contractors directly... I won’t recommend anything to buy from them...
