    Their pricing seems fair and their restrictions seem standard. I have not had to call them out yet but they are helpful when I have called to have my documents sent to me. The only thing is the gold care that I was supposed to get was supposed to have roof leaks and it doesn’t.. Kind of a bummer that I need to call and fight that out with them but I have the invoice so hopefully they will honor it before we have a problem.

    BE AWARE. THEY JUST WANT YOUR MONEY. I took this warranty last year. I file one claim about 6 months ago 1st claim was took care ok but recently I have water leak under my kitchen cabinet so I open new claim. When I call customer service lady took the information down and told me, "Someone will contact you within 24 hours." When I didn't receive any call after 24 hours I call the customer service. They told me my claim is still under review & I have to wait 3 days. I explained the person I have water leak. I already wait 24 hours as first agent told me when I file claim. It's an emergency. In 3 days water will damage my cabinets and could damage my basement ceiling & probably my basement too but person act normally like he does not care and told me I have to wait 3 days no matter what. That's the rule.

    After 3 days when I call back because as usual no call received they told me my claim was denied because faucet was not cover under my warranty. I explained the person I never reported that my faucet is leaking. She told me, "That's what the rep put in your claim. You have to open new claim and it will take 3 days review again and then we will let you know." It's so crazy. They don't care about the damages will happened due to water leak. I already wait 3 days. They want me to wait again because even it's their fault that their agent made a mistake and put as faucet leak. I never renew the policy again. I learn the lesson. It's better when you have issue in your house hire professional yourself and get it done right away instead of these warranty peoples to bully you. I wish I can give them zero star for poorly handling claims.

    I would give less than 1 star to Select Home Warranty if I could, they lie and are a huge ripoff. We joined and paid for 3 years as they made it sound great. Then we had our first problem, our hot water heater failed and started to leak. The contract states that all aspects of the hot water heater are fully covered, all components, etc. We called and told Select Home that our unit was leaking.

    4 days later they sent a repair guy who confirmed that the unit was old and failing and needed replacement. Select Home denied the claim and said they don't cover leaks. I complained and said the tank components were failing and that was the source of the leak, plus if you don't cover leaks why send a repair guy out and charge us $60 if we already told us it was leaking? They had no answer for that and said we are now denying the claim due to rust. The repairman never opened the unit, there was no rust so I asked how can you deny a claim on rust if no rust was found? They said any older hot water heater is bound to have rust so we automatically deny all hot water heater claims. I said I am immediately canceling my warranty, now I am waiting to see how much they will rip me off in cancellation fees. Stay away from Select Home Warranty, even the repairman told me they had a horrible reputation for denying all claims.

    I bought a policy with Select Home Warranty in 2018 and had a really bad experience submitting claims. My first mistake was paying upfront for 5 years (got 1 year extra). My first experience was with a Kitchen faucet leak. I reported it to the Select Home Warranty, recorded a claim & they sent someone from a local plumbing company and he diagnosed the issue and never sent diagnostics back to Select Home Warranty. No one followed up. After a week, I was asked by Select Home Warranty company to get my own contractor to diagnose the issue. I got my own contractor look at the faucet and it needed a complete replacement of the pipes and faucet. Select Home Warranty said it is not covered in my policy. I ended up spending ~750$ including labor from my pocket.

    My second experience was with the HVAC. Heating stopped working. Drain pump stopped working and no heat. My contractor fixed it & I spent 400$. Even for this Select Home Warranty said, it cannot be covered because issue was not fixed but an alternative was implemented to solve the problem (did not make any sense to me). They found a way to reject my 2nd claim as well. After a lot of fight, I was offered 200$ as a reimbursement but it has been about 7 days and I have not received the form. Now 2 years into this, I decided to pull the plug and cancel my policy. I was told that I have to pay 75$ as a fee and they would charge at non-discounted rate of 1.37$ for 750 days I had the policy for. It was very bad experience for me. Would never get a home warranty policy again and never recommend to others as well.

    The good and the bad.

    On the good side:

    1) Very responsive during the sale of the policy - worked through details quickly and prompt responses;

    2) The call center agents when claims are submitted are well spoken and look up information quickly - technology is well set-up with emails for dispatch, follow-ups etc.

    On the bad side - Call center agents are unable to do more than write up the claim and let you know where things stand in the process. They need to forward information to dispatch for assignment of work (takes 24 to 48 hours), then dispatch assigns to a contracted company which could give you an appointment 5+ days out. Once the technician comes and makes a determination - the process to get information for repairs or resolution takes another 48 hours.

    Post that the claims resolution if replacement is needed can take 10+ days. These are significant time periods for a refrigerator that is not working and a huge problem. In my case, it has taken them over 15 days without a resolution for a broken refrigerator that needs to be replaced. When selecting a home warranty company, claim resolution time for critical appliances like the refrigerator are very important and SHW definitely failed in that respect.

    My policy number is: **. The whole purpose to buy this home warranty is to have peace of mind which I never had. I submitted 3 claims (**, ** and **) which I never being reimbursed, and Select home warranty provide weird explanation so that they do not have to pay for the submitted claims.

    1. Initially when I opened the service work order the customer service team member clearly stated that, "You can bring your own technician and fix the appliances and submit the claim for reimbursement," however after submitting the claim the they stated that you should authorize the repair first before initiating the repairs. Moreover, the technician they assign either does not want to work with Select Home Warranty or does not show up. When I complained to customer service, they mention that I can bring my own technician and get it repaired and submit claim for reimbursement.

    2. My A/C condenser furnace went bad and need to be repaired to get the cold air. I called their customer service and they mentioned, "You can go ahead and fix it."

    3. In another instance, my furnace went bad and won’t start due to bad inducer motor and thus no hot air and its freezing outside. In this instance, I contacted the Select Home Warranty for authorization first and they told me that they have submitted the report to authorization department and it took 2 days to come back, asking past maintenance records. Can you wait for 2 days without furnace in this freezing weather, where Select Home Warranty claims they fix the unit in less than 24 hrs. Anyway, I furnished whatever they asked and still they denied the repairs stating the furnace is RUSTED. The SElect Home Warranty customer service person talked to the onsite technician on phone in front of me and asked the condition of the furnace and filter status and technician mentioned that furnace is in good condition but the inducer motor (furnace component) has gone bad. As per their 6.3.3. for Heating system at https://selecthomewarranty.com/termsconditions/ clearly states that inducer motor is covered under this agreement.

    Therefore, I need your assistance to step in to resolve my claims with this company. I have escalated these claims and still no response.

    This is the worst home warranty company I have ever dealt with. First you're on hold to file a claim forever. They decline everything even when it's clearly listed in the contract as a covered item. They go back-and-forth hoping you give up. I made a client in Nov 2020 and they final paid $150 for a $600 salt cell for the pool March of 2021! I just filed a claim for our heater and they declined the service that is clearly covered in the contract! Don't use this company. Zero stars for me!

    I have have filed at least 5 claims with this warranty over 11 months. Even though they told me these things were covered when I bought this policy, they always have an exclusion in fine print. They have not covered any issues at my house. Now my furnace is broke and they want manuals and maintenance records for the last 3 months. I just purchased this house 2 yrs ago. They said at time of purchase of of the warranty that the furnace was covered. They are very deceitful to get you to purchase their lies.

    Good plan. Not pleased with the associate who tried to sell me more than I wanted. It seemed a little pushy, though I understand that it is his job to do so. It simply isn't my style and I generally try to avoid salespersons any time I can. I got everything I wanted in a plan for a decent price. The associate dropped the service call cost from $90 down to $75. That is about what everyone else offers. Overall, we will see how they respond. I am fairly handy around the house so I am not sure if I want to pay $75 to have a guy do a $5 repair that can take me 15 minutes. We'll see. I have never purchased a warranty before.

    Select is the 4th home warranty I have used over the past 10 yrs. The last three have been so difficult to work with I quit using them. My experience had been frustrating. Taking more than a week to get to me when I had an air conditioner outage in July with temps up to 100 degrees. This was my first contact with Select after purchasing in December. I had a blocked or frozen drain with a water leak to the basement. I made my claim about 8 am and had a repairman name by late morning. I made the call to Breezy AC/Plumbing and told that he could get me in on Saturday (5 days later).

    I explained the problem and he told me if he could come in the evening closer to 6pm he could be at my home the next day. Because of an emergency for a person with no heat he was delayed by another hour, but he came. The repairman was so thoughtful and made the repairs that night. Select will have to continue to show me these kind of results but their choice of repairman was just wonderful so far. Select has really made a wonderful impression on a person that has had many disappointments with home warranties.

    My phone call to submit a claim was easy and fast. I do have one issue though, before the menu to select the submit a claim option, there is a prompt telling you to submit your claim online. The online submission page is broken. I have an issue with my plumbing, the water pressure is low. One of the information boxes is for the brand of the unit. Well my issue does have a specific brand to name so I tried to submit my claim without it, and it rejected it saying it was required. So I clicked on the drop down menu under brand and there literally was no option to select. So I couldn't even submit my claim online, and had to call.

    I am (was) a VIP member. I put was because I am attempting to cancel my contract, but of course, they can't do it immediately. They have to have another "Department" contact me to tell me how much I will be receiving back. This is after I called once and was hung up on. I contacted Select Home Warranty. 7 full days ago in regards to my water heater being out. It is winter and I made them fully aware that I am a mother of a toddler with another one on the way. Friday, I filled out the form to tell them my water heater was out. I didn't hear from them in the 24-48 hours that their company promises, so on Monday I reached out. They couldn't tell me anything other than they would be "Escalating" the issue. They love the word "Escalating." Tuesday rolls around and they can't find someone to come out, so I get a company, the same day to identify the issue.

    Select home warranty then has to determine whether they will pay for it or not. It is now Friday and I finally received an email saying they will give me $185 towards a new water heater. I don't know if you know how much water heaters are, but that is highly offensive to say that you'll repair or replace something in my house, but only a fraction of its actual cost. These are their claims: they're available 24/7, not true. They might have an operator but they cannot help you 24/7, not even via email. They assign a local repair professional. Also not true. They will coerce you to find your own so it will be quicker, because if they can manage to find a repair professional, that person cannot come out for at least a week.

    They claim they cover all items that are in good working condition at the time of the purchase of the plan. The word "Cover" is misleading, because $185 does not cover a new water heater. Luckily my husband has started spreading the word, and many realtors are no longer referring clients to select home warranty. This is what happens when a business has terrible business practices.

    Home warranty companies have contracts like everyone else when you sign up. We have a dryer issue and filed with Select Home Warranty. Our contract states under Paragraph 6.2.6 for clothes dryers: This Agreement covers all modules, components and parts of the clothes washer and clothes dryer necessary to the functionality of the clothes washer and clothes dryer. (i)Motors (ii) drain pumps(iii) control boards (iv) gas vales (v)heating elements (vi) igniters (vii) thermostats (viii) fuses(ix) wire harness(x) ignition modules(xi) tub assembly(xii) tub bearings(xiii) motor bearings. Excluded: None The contract also states the following under Paragraph 9.1.2: This policy covers mechanical breakdowns, it does not cover shelves, door handles, doors, hinges, knobs and buttons, door seals.

    On the 10th of January we reported the Dryer issue. We paid the $75 deductible for a technician to arrive and they determine that the control board (part WE22X30157) and a switch that recognizes that the door is closed (part WE04X28977) needed replacing. (You can look up these parts yourself online as proof they aren't part of a door.) The appliance company filed the results back to Select Home Warranty and FINALLY on February the 5th SHW denied the claim. The reason was (as they claim) it's the door and that isn't covered. Diamond Appliance Repair (who provided the technician) informed us that the problem isn't the door or any part of the door. They called Select Home Warranty on three occasions explaining the problem to have them reverse the decision.

    In all cases SHW rejected the claim of a control board and switch as the problem and needing replacing. Even though the contract specifically states that the control board will be repaired/replaced, and the items are listed on the invoice from the appliance company, SHW company will not do so. They have willfully breached their own contract. The contract also states that arbitration can be used to resolve any issues through the state of NJ. We requested arbitration and the company has ignored all requests and gone silent. Probably because the American Arbitration Association charges companies a $300 for each case. Do not use this company as they will not even abide by the contract they created.

Now several days after submitting a claim for our tankless water heater issue we are being told that we do not have coverage and we need to add on a tankless water heater protection.     I logged a claim for possible leakage around my Master Bedroom Vanity. This was my first ever claim with any Home Warranty service. I made them aware that I’m hearing leakage in the wall between my vanity and master bathroom. The contract was assigned within couple of days and the scheduling with contractor - A2Z Plumbing, Fremont, CA was uneventful (great!).

    The contractor came, turned on the tap, put his ears to the wall and confirmed possible leak with 5-mins. Then he tells me that he needs to submit this diagnosis to SHW and will come back to fix bit later in the day, since he needs to attend to another site right now. I suspected no malice so far, so when he asked for my co-pay and wrote him a check. I even spoke to the owner @ A2Z Plumbing and he confirmed all that his guy told. After few hours, I get an email from SHW stating that my claim has been denied because access is not covered, and they point me towards the appropriate clause in the contract - fair. They also suggest I speak to A2Z Plumbing and pay them extra to create access, again fair!

    Now I call back A2Z Plumbing and send owner - Juan pictures of the vanity area. Juan confirms that no need to create access since there exists an opening through which he can put his periscope camera to check for leaks, and access should only be created if we can confirm the leak. I love his approach and ask him to go ahead. He also promised to update the diagnosis with the SHW. His folks come to my place with camera and immediately demand $125 for the use of camera stating it is not covered under Warranty contract. I deny any further payment and call SHW. SHW seems to have some of the WORST customer service reps I have ever spoke to. Most of them were rude and unprofessional, and one even told me that they trust their contractor more than their customers - really?

    When purchasing warranty it is to repair or replace appliances. My oven caught fire and they would not honor contract. They had me doing six different thing, talking to six people, sending in every paperwork they could think of and then they sent a notice saying denied. That's problem 1. The second was my washing machine stop working. Called them. Repair man came out the first thing. He said is this is fairly new and so after he finished he said there was a lot of thing wrong and he does not have the parts. He would see if they would ok the parts or send me a check. Neither was done. They sent a email saying unusual wear and tear. I only wash clothes not dishes. What a horrible company. I paid $1200 for this warranty and I expect service. This is what I as a senior citizen expect and the reason I purchased it so I can be comfortable that if something breaks down it will get fixed. My opinion it's a scam.

    We opted to purchase home warranty protection for our 11 year old home. We signed up with SHW when we purchased our home roughly 14 months ago. I have used other home warranty companies and found them to be useful, reducing some of the potential risk if appliances fail or other systems in the home become an issue after move in. I filed my second claim with SHW last month for my stove, I was having issues with the interior of the stove as well as issues holding temperature. The SHW tech called me and asked me to give info over the phone. After he determined the stove was unfixable he said he would put in for a replacement. He told me to Zelle him the copay for the service visit. I was hesitant to do so but this was a tech that was referred to me by SHW and he said it was necessary to get that taken care of to continue with processing the replacement.

    A few days later I received a review of my claim offering a $150 cash payment for repair or a new stove. I can only get the $150 if I send in a receipt. My copay is $75, leaving me with just $75 to purchase or repair, what was deemed non-repairable, my stove. The contract has contradicting information. It is misleading indicating that I should receive $500 towards a replacement, which will still be very short of what it will cost to replace my stove. The letter I received said they value my stove at $150, where does that number come from? As the tech said, they are offering me their minimum payout.

    I would have never signed up for this coverage had I known this, all the items in my home are original and would have significant depreciation, the sales agent was very misleading when describing the plan. I followed with several phone calls. I asked to speak with a supervisor and the customer service agent continued to talk around my request. I had to demand to speak with customer service and then was escalated to a member of customer care. The individual I spoke with said there was nothing he could do. I will be canceling this coverage and will be going back to American Home Shield, they treated me much better and followed through on serving the customer well. I am frustrated and disappointed. This is a bad product and consumers should think twice about choosing this product.

    I purchased a three year home warranty on my home with the anticipation of our appliances needing care as our home is 14 years old. Two months after our purchase we submitted a claim on our microwave and refrigerator. Our microwave had several sensors not working and occasionally turned itself off or on. Select Home Warranty said they would not service the unit and offered us $100 to replace the item. A comparable unit to replace it costs $500 and up. To offer us 20% of its value and not installation is unacceptable. The customer service rep said it was "courteous" to offer us $100 instead of just denying the claim.

    Our Fridge was not maintaining its temperature, too cold or the freezer thawing, and the ice maker was not operating. The ice maker was not covered as that was an additional feature that cost $39 a year to cover and they denied the claim for the temperature regulation. The customer service rep would not differentiate the claim between the ice maker and temperature regulation and said the claim is denied unless we paid for the extra service coverage.

    In the course of the submission... eventually to be denied... it took two weeks to get a service provider to contact us, one week to show up (which we paid the $60 service fee), 1.5 weeks to contact us again (after voicemails and texts not responded to) to tell us that the parts were backordered and they hoped they would come in soon and be installed in the next week. Upon contacting the service provider again to tell them the claim was denied, the service provider also said they were having trouble getting their side of the claim processed and would get back to us in a couple of days.

    Trying to contact customer service, we tried multiple times to call. We were on hold for 45 minutes with no answer. Tried again, this time with the option to received an automated call back, never relieved a call. This happened four times! We tried on one occasion to cancel our service and the customer service rep said she would email us the cancelation paperwork that we could sign, we never received the email.

    The last time we called we were finally transferred to a cancellation representative. I again explained the whole situation. He said what they were offering was fair and that we could use the money to buy a cheaper microwave. I explained to him the a 20% offer to replace an item was unacceptable and they would not even repair the fridge which we had already paid the $60 service fee for. He said, "If you don't want to listen to my advice then you can cancel."

    To cancel we should receive a prorated amount for the months of service that we have been on the plan, now four months, plus a $75 cancellation fee, and a loss of the $60 service fee that we get nothing out of. In all I believe it will be a loss of about $350 with nothing to show for it. Oh, and by the way... you should received the refund in about $30 days by check. Why not refund us the money on our credit card, the way we paid for it. Horrible company, horrible customer service, and lack of integrity.

    My Select Home Warranty Policy #: ** This review is related to my most recent claim Claim #: ** My 2.5-year-old Fegor refrigerator broke and the repair cost was about $600. The refrigerator new was over $2,500 in 2018. Instead of repairing it Select Home Warranty ("SHW") offered me a cash reimbursement in the amount of $200. I informed SHW that this is not fair as the depreciated value of this unit if over $1,000 and repair cost is about $600. I called SHW customer service number and spoke with two agents. One of them stated that you SHW cannot pay more because I was a customer for only 4 months. SHW does not repair or replace your appliances. They offer maximum $200 for each repair incident. To cancel the policy or receive a refund from them is practically not possible. Hence, be aware and stay away from this company!!!

    We needed a plumber but the company they sent out was unable to unclog the tub. The plumber said he was going to send a plumber with a camera and jet and never did. We called again but they wanted to send another plumber that had a shorter snake and no camera or jets. Our issue was never fixed and we still had to pay $75 and not get the issue resolved. We told them we wanted to cancel our policy and they charged us another $75. They said they would only return $45 back to us! I would not recommend their services!

    Filing a claim was easy. The only thing that isn't working is the 48 hr wait. It is in the middle of winter and very cold 17 F degrees. The time for them to find a technician should be on the urgency of the situation. Let's hope all else goes well. My husband said he could pay out of pocket and would have had someone out yesterday.     I purchased the platinum home warranty because it covered the most appliances and systems in the home. I also reviewed the policy about how much was covered. I called to claim on 3 different home systems/appliances but they weren't able to find technicians for two of the claims. Also, when a claim for a fairly new dishwasher required more work (due to high cost of parts and labor) and therefore was determined to that it was better to replace it, we were offered $175 - $94 dollars we paid the technician. When I called to ask for a review of the replacement value, they told me it was the final decision. Please reconsider (what is covered and what isn't as well as what they actually might pay out if something needs replaced) if you are thinking of a home warranty.
