    This warranty is a scam. They provide little or no coverage. Local contractors are unqualified. They charge unrealistic high costs. So that even for any little coverage that they may provide, they overcharge. They are not legitimate companies, looking to make a score at every job. Most cases are denied. The ones that are approved will be very small. It won’t even cover a fraction of the charges. All of these companies should be investigated for fraud, that’s the only thing that they offer to people.

    I would give this company a Zero star if possible. I had a terrible experience with this company with regards to my Spa heater claim. Their sales reps try to sell warranty with promotions like extra months free, roof leak included etc. But literally they deny any claim that costs more than $150. Their service tech said the Spa repair would cost $1000, but they decided to offer me $150, that's even after I provided evidence that the Spa was serviced for last 3 yrs. Don't even consider them. This company is a fraud. They are low cost because they don't pay for any claims.

    We thought we were getting excellent value when the seller included a year long home warranty on the house. Two months in I’ve had to fix the hvac wiring AND do some ductwork repairs, neither of which have been covered. When I called To discuss the needed ductwork, I was TOLD to schedule the work and have my contractor call when they arrived to DO the work. So I scheduled the $500 appt. they called in and then started doing the work. Halfway through their work, I was informed it wasn’t covered. WHAT?!?! Apparently, the ONLY ductwork covered is reconnection of disconnected (not damaged in any way- just disconnected) ductwork.

    When I called to express my distress that I had been told to schedule the work instead of first having the company verify that my repairs were within the contracted terms I was simply told “sorry”. I had my hvac claim closed without any acknowledgment of the supporting documents I sent in. These policies are worthless. Buyer beware.

    Please do NOT spend your money with this "Home Warranty" company. As a new customer to Select Home Warranty I am very disappointed and upset that I spent my money purchasing a policy with this company. This company has reimbursement issues, "hidden" probation periods of service, unexpected costs issues, misleading and lack of information when speaking with personnel, as well as poor communication when being transferred to different departments. In any "emergency" repair situation Select Home Warranty is NOT the company to call. Heaven forbid if there is a leak or plumbing issue in your home, you would have an entire swimming pool in your home before Select Home Warranty would send someone over to repair, IF they actually felt like taking the time out of their busy schedules to find a plumbing service nearest to you.

    Their "reimbursement" is a joke. They will ask for invoices indicating the service that was performed (that you pay for AFTER you pay for the policy) and will give you a refund of only $150. If anyone wanted to pay $300 - $500 for a home repair, then a home warranty policy wouldn't be needed. Long story short, I felt like I had been duped, and wish that I had read more reviews about Select Home Warranty company before I signed up with this circus. One pro to this company is that they have a hell of a sales team, because the person that sold me the policy did a great job of selling the paper that the policy documents were printed on, and an excellent job at concealing what a fraud Select Home Warranty company really is.

    I have paid Select Home Warranty close to $1000 for 2 years to keep my "home warranty" active on my new home. I followed my contract's specific instructions to have my Air Conditioner serviced once a year and keep maintenance records. My AC recently stopped working and I called select, they sent out a technician whom I paid $60 for him to diagnose that my compressor was dead. The technician wrote up a diagnosis saying that my compressor was grounded. The next day I received an email from select home warranty denying my claim because they do not cover electrical issues. I then called the same company they sent out and asked them to explain what was wrong with my AC and whether or not it was an actual electrical issue. Per the companies' service manager and the written statement he provided me my compressor was dead and it was not caused by an electrical issue.

    The people at select home warranty were provided this document and told me that they still would not fix my AC because I convinced the company to rewrite the diagnosis just to get my claim covered. I have since had 3 other AC companies confirm that the issue with my AC is not electrical and therefore covered under my Home Warranty, however my claim is still being denied. I have been without a working AC in Florida heat for 3 weeks thanks to this company. Their employee's customer service skills also leave much to be desired. They are rude and act like they know everything about how AC units and home appliances work. They also only have a claims and escalations department. That is it. DO NOT USE THIS COMPANY. THEY WILL COME UP WITH ANY EXCUSE NOT TO COVER YOUR CLAIM.

    I have had SHW for over a year now and I have not been more dissatisfied with anything in my life. First, SHW does not respect the customers and they do not honor their own response time of 24-48 hours. Sometimes, I would not get a response or a technician assigned for weeks later regardless of the emergency. All you get is an apology with no real resolution. That's if they believe the customer at all. SHW needs to screen their technicians better. One technician fell asleep on the job, three technicians fail to show up, putting my life on hold to meet their four hours window wait time. SHW refuses to give me a refund due to their poor service and their inability to meet my needs or provide professional service. I have reported SHW to the BBB because of their poor service.

    I have made a real mistake in believing that SHW was a good company. They have tons of negative customer reviews. But stupidly, I ignored the customer reviews and paid more attention to the certificate awards that are posted on their site. I feel like I am in a time-share, stuck to stay because I paid four-digit for three years of service or to just walk away and take the financial loss as a lesson learned. Please. Do better than me. Don't buy the hype. When you see SHW warranty, run. Run fast and don't look back. All that is mentioned in this post can be verified by emails, claims reports, and recorded phone conversations.

    This is the worst warranty company that I have dealt with. First they charge you upfront the full amount and then they tell you that they have to wait for 30 days before coverage begins! So they keep your money & you do not have coverage. No other warranty company I have dealt with does this. Every company I have dealt with will enroll you & give you a policy number, but you can only raise a claim after the activation date (30 days) & they charge you only on the date of activation! Secondly, after submitting a claim, it took more than 20 days to get me a vendor to conduct the service. Not to mention that I had to make multiple phone calls, wait while on hold for hours & not get any explanation for the inordinate delay.

    Then the technician they sent did not do anything but looked at the appliance & didn't even give a diagnosis of the problem & charged me for the visit, in cash! Did not accept any other form of payment. I had to contact another service provider who came immediately & fixed the problem. Every time I reach out to SHW, they send me an email asking me to call them. They never ever ever reply to your email with anything relevant. They have an automated reply system. When you call & actually get to speak with someone, they promise you that you will get a reply, by email. However, no reply, no email, no communication whatsoever. When you follow up by email, you get the automated reply - call us! RIDICULOUS! I do not know how this company is in business. Their customer service is non-existent. It is shameful how they conduct themselves. Stay away from SHW. Please!

All I knew was that if anything broke, I was covered. About a month ago, my hot water heater starts going out. It’s making less and less hot water. I called a plumber that worked with the home warranty and they checked it out. They said they would submit a claim and left. Time goes by and I don’t hear anything. I call the plumber and they said it’s Select’s fault. Meanwhile, my water heater has gotten worse and only produces about a 3 min warm (not hot) shower.... not fun for washing my extra long hair!!

    I finally decide to call select to get to the bottom of this. I don’t know my policy number or claim number so the agent looks it up for me. She said the policy was in my realtor's name!! I needed to get it transferred over to me. She said they have been emailing/calling but it was going to my realtor. I was in shock. How does this happen?! The agent said that they cannot process my claim until they get a picture of the water heater. This whole past month I was suffering with cold showers for basically no reason. After I got off the phone, I emailed the requested pictures to the claims department. I called my realtor and told her what happened and she immediately called select to transfer the policy. Now I’m waiting to see how long it will actually take to review my claim. I long for the day when I can take a hot shower!!

    Thought I would give the home warranty industry another try with a recent house purchase, but the poor experience remains. It seems to be standard practice in the real estate industry to include home warranties in sales contracts, so I opted to try Select Home Warranty after a poor experience with American Home Shield in 2003. While the sales experience was tolerable, if not borderline pushy (emails were so frequent, I finally sent them all to my spam folder), the real measure of a home warranty is the follow-through when you make a claim. I had two claims, one was approved and one was denied. After the payment was received from the title company, a 30 day buffer period is mandatory by the company.

    On my 1st claim, I realized that Select had not sent my policy number, so I had to call twice before finally getting it. Upon review of the policy, Select imposed a reduced coverage amount for claims in the 1st three months and the service call rate was $125, not the $60/$75 indicated on Consumer Affairs website. Takeaways - 1) The Consumer Affairs pricing data was stale/inaccurate. 2) Select is a sales organization (the emails come from salesforce.com). 3) The business model is for the subscriber to pay the service call fee which is essentially the labor portion of the service call and Select will only pay for parts. 4) The industry is built upon being an intermediary between you and a repair provider whereas consumers can easily find repairpersons via Google, Nextdoor, Facebook/Instagram, etc. Bottomline - ask for the cash upfront with your next house purchase for any needed repairs and avoid the home warranty industry.

    I notice most of the people giving this company a glowing review have just signed up. Sure their sales reps are nice and professional to get you to purchase a warranty; promise you discounts and get you to pay for years in advance. Just don't try to use the warranty!! I purchased a warranty when googling the company I had used previously and this company came up; after reading the their coverage and speaking with their rep and getting this great deal I stupidly purchased a 3 year warranty and paid $1100 in advance.

    The first time I go to use the warranty was because my washer was off balance and would not drain. It took nearly a week for the tech to come and do a reset. He told me to do a load of wash and let me know if the reset works. Nothing had changed and the tech said he would order a part and call me when it came in. It took five weeks for the part to be installed and the fix was only partial as my machine still kept refilling and refilling for over two hours. I called the tech back and he said it was probably a control panel and would call me when he received approval from Select Home Warranty.

    This was a Friday so the following Monday I received an email from Select Home Warranty to tell me that they would be giving me $250 to either fix the machine or put it toward a new one. They said I had reached my cap and they based this on the depreciated value of my washer. I did not understand as every other warranty company I had used fixed the appliance or replaced it. I had a company actually replace my 10 year old stove when they could not fix it. I guess I thought all warranty companies were alike but I was wrong.

    I decided to cancel this policy after doing research on the internet that I should have done before hiring this company; and could not believe all the negative reviews - thousands of them! When I called to cancel they tried to talk me out of it by offering me more worthless coverage. I don't know how many times I had to repeat myself to the rep who called me but finally I told them I wanted a refund. However I lost $300 due to a cancellation fee; they also deducted the $160 they paid to "not fix" my washer and there was a fee for each day that I was covered under the warranty. The only good thing I can say about Select Home Warranty is that I received a check for my refund within a week after canceling the policy. Please do not waste your money on this company.

    First they don't cover what they refer on the list, because they give you what they want for the appliance that needs to be replace and they don't pay for the service of installing it and you have to pay for the servicemen to tell you it has to be replace, they tell you that the warranty does not cover this and that so you have to pay for everything. Stay away from this company.

    This is the worse warranty company I have ever encountered. They find an excuse to not cover any repairs and blame everyone else for delayed response. Also made the mistake for paying for 3 years and they talk me out of canceling stating they will do better but they never do. I have had to pay for all repairs out of pocket. This company is a joke and will cost you more money than just paying for repairs on your own. Do not use.

    The water at my house has not worked for approx 3 weeks now. Only response I get is generic email, saying that they can’t put anybody in my area to service the situation. When I signed up for this account they told me they had tons of people in the area for work to be done. Willow is very popular place. I did receive an email telling me that I can take care of myself and then work on getting reimbursed. But nobody in my area is interested in working on something and possibly not getting paid!!
