    I have requested service for my ice make on several occasions. In each instance they have found some way of turning down the claim. They neither repair or replace, like they advertise. I gave them 1 star, because that was the lowest I could go. BUYER BEWARE.

    Very pushy rude sales people. Finally spoke with a decent one and filed a home warranty case in the timeframe allotted on the contract. Now here's how it's been going: 1. Claim filed within contract agreement for an urgent emergency AC unit in the summer and I called customer service to get a call back about the claim because the wait was so long "due to COVID". 2. Never received a call back, instead, after hours passed they send a rude, dismissive email and asked me to call yet again. "We do need to speak with you, please call us at 1-855 267 3532. Prompt 5 for our claims department." 3. Called and found out they had a billing issue, so did need to speak with me, my payment processed and billing said that they were to have technicians contact me in 1 to 2 days for service. 4. Never received any word from them after 2 days .

    5. Called and found out claim was denied because billing requested a "5 day wait period please" which would make the claim ineligible for coverage. 6. Billing lied to me, I recorded the call, and Select Home Warranty changed the terms and conditions without notification to me. 7. Claims said they would no longer cover the unit because it's considered a preexisting issue after the 5 day wait period. 8. "I can try" to file a new claim and "see what would happen" was their advice. 9. No apology on their behalf of grossly breaching contract with deceptive business practices. All the positive reviews are absolute lies. Do not do business with them.

    I was a Select Home Warranty customer. After 1 year, I cancelled my contract with them due to non-performance of advertised/contracted repairs. I have filed 3 Better Business Bureau complaints against this company, and am preparing to file a FTC complaint against them for false advertising. I would recommend that this company be omitted from your recommended home warranty companies list. I have used two other home warranty companies, and Select is very clearly the worst in my experience that I've used or heard about. The public should be aware that this company's advertising is not all factual. I also found Select's customer service management to be very poor - delay in repair approval, selection of a repair company which did poor work, and avoidance of covering repairs which are covered as per the contract.

    I submitted a claim on July 17, 2021 for a broken AC unit. Five days later a service provider diagnosed the AC repair needed as a faulty motor and reported findings to Select Home Warranty. As of today, 16 days later no repair has been made. (Note this is summer in NC). I have been receiving the run around from SHW. Passed from one person to another and falsely assured that it is under review and it will be handled promptly.

    Do not sign up with Select. They seem very nice in order to get your business. They talk up their services but never follow through. They will deny every claim for some minuscule reason that they find in the policy. Even when my technicians say otherwise they still deny every claim. It’s a scam and I’m warning everyone to be not go with them. Their customer service department is a scam as well. They never get back with you and make promises about handling situations they have no intention of fixing.

    Contacted Select home and filed a claim about my not working well pump (no water). After the initial call was informed that the claim would be reviewed and passed out to be connected with a local repairman. The fact that not having running water is a major issue if not an emergency. After a few days select home relayed a message that "they" were very busy and could not find a local repairman to take the job. So was instructed to try to contact an independent company/repairman to handle the job. This now creates a problem with having to get a cost of repairs and before proceeding having to contact Select Home for approval and then p[paying for the work and THEN having to request from Select home for reinvestment. I had thought that the idea of a home warranty was that THEY took care of the repairs and cost.

    After 18 to 24 months the consumer sees a rapid deterioration in claims approvals and overall treatment especially then there are some prior claims. In fact, after much research it seems (happened at least to me) they even cancel the policy! Then they send a check with few cents. Most deposit it but by doing so implicitly acknowledge the cancellation! Most reviews here are from the PRE 24 month window. Which is why it is stellar. This company has found an unique way by virtue of which they are thus able to guarantee a good rating! Even other organizations who reviewed this company gave it good marks because they figured out another angle whereby they offer a lot of features at a relatively low cost. As such, when they are reviewed and in comparison to other home warranty companies they come out near the top. It's the operational aspects along with multi-year statistics that most place miss to cover, which is being exploited by this company.

    My policy was effective April 2021 and filed a claim 5/25/2021. In 5 weeks Select Home failed to find a plumber in Jacksonville to handle the claim. I asked them to cancel the contract from the beginning for their failure to honor the contract. They chose to cancel prorata and said they cannot honor the 5/25 claim because policy is cancelled effective June.

    It takes over 15 minutes to call them because you are on hold. They do not have a website, so every time you contact them, you have to wait at least 15 minutes. Supervisors or Managers do not call you back even though they say they will. If you want a reputable company with good customer service and easy to work with, this is not the company you want.

Be wary, the Replacement clause for appliances is not really a REPLACEMENT, it is instead a Depreciation allowance controlled by SELECT. And there seems to be other surprises such as the 'freon' is a separate item you must add to your contract. Why is that? Equally confusing is the electrical wiring and switches, electrical box. One place it indicates covered and another place they are not covered. May I suggest that the company supply and explain the contract BEFORE taking the customer's money.

Every item I have ever presented to be repaired I have been compensated pennies on the dollar of the cost if at all.     After a bad experience with AHS, who sent out men to do repairs who never responded to them, and would tried to bill me for them, I tried Select based on reviews. I had three ceiling fans inop, they would only cover one, and then only reimburse me $45 for new fan, cheapest one on Amazon was $109. And would not pay for installation. Contract states fans covered with no provisions they claimed, and when contacted claims rep, Louis, he said they have no means to email customers to confirm we talked. HUH? When purchased I bought the biggest plan to cover all appliances like salesman said, obviously he high pressured me as the deal was only good for today.

    As a 67 year old senior with a heart condition, I have been victimized, avoid them, and others. It is cheaper having a good handyman or relative to assist. They did agree to send me the $45 within a month, after I gave up all further claims against them, and when I tried to cancel, was told it would br pro rated starting in 30 days, plus a $75 cancellation fee. These guys are real good at collecting money, they are horrible at providing coverage when needed. Seniors are a good target, so beware. I have filed a complaint with th FTC, and Cal Dept of Insurance. I'll update as needed.

    Please don't waste your money by purchasing Select Home Warranty plans, they won't cover anything. We need to pay service call fees and Labor charges (huge amounts) fixed by them. They cover only parts cost (just few dollars). This is my experience so please shop other plans and understood terms and conditions before purchasing the policy. If you cancel the policy they charge $75 cancellation charges also.

    I have canceled my policy with this rip off of a company and have switched to American Home Shield, someone who's hopefully more legit than this place. I signed up with Select because it was cheap and had some good selling points. You get what you pay for I guess! Horrible experience all around, customer service is a joke, worse than Comcast. I seriously think they are scamming people out of lots of money and somehow are staying in business. They get out of trying to cover anything, even things that your policy clearly states are covered. They send random men out to do the "repairs", not a business or anyone who is licensed or bonded or even remotely knows what they are doing. They send out handy men who barely have a clue how to fix the thing they are coming out to fix.

    For instance, they won't replace my garbage disposal because of "rust and corrosion" but it says in my policy ALL parts of the disposal are covered. Nothing mentioned about rust and corrosion affecting the coverage. They sell you by saying, "The age of the appliance does not matter, it can be older than dirt and we still cover it." It's a lie, they will find something TINY or minor to deny the claim. DO NOT USE THIS COMPANY. There are several others out there who are more reputable and actually care about the contractors they send out to your home, like American Home Shield or First American Home Warranty. I highly recommend using one of those instead of Select.

    Select Home Warranty did refund all my money for two houses. The service repair for a Central heat system had 3 calls for repair from February to April, (the temps were close to freezing). My policy ends May 5, The other home ends on June 6. In April, I had repurchased two Home policies. I was ok with the service so far, This was my third year with them. I had everything that this guy requested, regular maintenance records and repairs, so the last time it had service the tech said he would request a new item replacement, it cost about $500, I waited 3 weeks for an answer, then I got an email it was denied, so we discussed the issue, he, the guy that determines they will looked at it again, he offered me a deal, if I paid the repair guy $500, they would reimburse me $150.

    Then I requested my money back before the new policy took effect. This guy was rude, he tried to talk over me, he tried to turn every word I said, I wasn't going to continue to let him talk down to me, he was disrespectful. I'm single and wanted a home warranty policy so I didn't have to deal with unreliable repair people that tries to take advantage of women, that guy is exactly what I was trying to avoid.

    As far as I can tell, this "warranty" service is a scam, or completely incompetent. I had an aging frig which failed. After having to pay twice for a tech to come to basically look at it and say it was too old to fix, the compressor started failing quickly, ruining pretty much all my food and requiring me to replace the unit in a hurry. Meanwhile, the warranty company kept denying the claim under an HVAC provision for ACs, stating that it was running but not cooling because of a Freon leak. At no time had a freon leak ever been an aspect of the diagnosis, nor could it have been. They just completely made that up. More, the provision under which they denied the claim was specific to ACs, and had nothing to do with refrigerator.

    To say that a frig is running, just not cooling is stupid beyond belief. So, again, either they are just stupid beyond belief or they are trying to find any possible justification for a claim denial. And good luck getting to speak to anyone who is not a call center, ESL hack. Absolutely not worth any money. Between my premiums and my tech "copays," I spent $370 that I could have put toward the new refrigerator I had to buy.

    This claim has been undiagnosed for 10 days after the technician came out (it’s been 14 days since the claim was submitted). I called almost daily to follow up and was told the same thing every day…. For 10 days! In fact, the only reason this claim is moving forward at all is because of my calls to Suncoast (the service technician) and National Service Alliance. Select Home Warranty was ZERO help.

    I was even escalated to a man named Peter at extension ** (on May 4th after 6 days of calling on multiple the claims reps at option 5 on your phone menu). Peter did more for me while I was on the phone with him than the regular representatives as far as making calls to Suncoast and the service tech’s cell phone (which I provided) while I was on hold, but then Peter did not follow through on his promise to follow up with me the next day (May 5th). When I called his extension, which he gave me, on May 5th and left a voicemail, the call was never returned. It’s just been bad service all around and we would never recommend your company nor will we be renewing with you.

    Our air conditioner was not cooling effectively on the home we recently purchased. Unfortunately, the one thing that was needed was on the exclusions list for the warranty. Dissatisfied because this is a fairly common issue with air conditioners. If common needs are excluded, why purchase a warranty?     Select Home Warranty's Roof coverage does NOT cover roofs. Read the fine print. Nothing is covered. The agent actually stated - the free roof coverage on the platinum plan is free, so it doesn't actually cover anything. When first they declined to cover my leak due to paragraph 6.4.2, the agent said, "Give me a few minutes to work with the team to find another paragraph that will be more appropriate to decline your claim." Save your money. Just have your realtor give you $1350 instead, and kick you in **. You'll be happier.
