    If you like fighting hours over the phone for every claim you file, and getting denied before the details are even provided, choose Select Home Warranty. This program was purchased by my mil for her home in August. Before she bought 3 years of service, she asked the salesman if boilers were covered. He assured her they were. That is the only heating system in the house. Three months into the program, one of the valves in the boiler wouldn't turn on. She called Select Home Warranty to see if there was a protocol for repairs since she had not received the promised policy handbook after asking for it 5 times over the past 3 months. They opened up a claim at that time.She was told she could use the company that had serviced it last. So she went forward with an appointment with them. They came, they ordered parts, and came back to repair.

    The claim was denied before an invoice was ever sent for the repairs. She called and they told her to send in the invoice. She sent the invoice and they denied it again stating that the terms used on the invoice were not covered according to the policy. She proceeded to have to read to them every single word on the invoice multiple times and argue with them over their interpretation of the words. She sent pictures of the boiler, which shows clearly a whole house system with individual pipes going to different parts of the house, yet they continued to argue with her that it was not covered bc they saw it as a zone heater (separate heater for a specific room), which it is not. This is the biggest headache anyone can imagine. I would never purchase a program from this company. We will be filing a complaint at the state and federal level after this.

    The electric panel on my stove was fried during an electric storm. Because the panel controls the oven, I was left without an oven. Select Home Warranty sent someone from Sears Appliance Repair. Sears ordered the expensive part, and Select agreed to cover it. When the part arrived it took Sears a while to return, but I called Select and the job was performed quickly afterwards. It took a few weeks for repair due to the part, but select did everything possible to fix my panel and oven.

    Refrig stopped cooling and ice maker quit. When submitting my claim, I listed the ice maker first and in the Add’l Info box I listed the lack of cooling. When speaking to them, they reminded me that I had not purchased coverage for the ice maker. AND as my negligence caused the claim to be denied, this also prevented them from covering the refrig lack of cooling, for which I DID have coverage. I later learned they have B rating from the BBB. DO NOT be deceived by SHW. They will seek ways to deny claims.

    Have been sold BEST, offered extra free months for a good review, I was assured plenty technicians and quick service. No one wants to work for this company, they never pay and it’s a FRAUD. Stay away! They will promise you everything and they will never have technicians to come out for $75 so you end up paying at least $150! Had 4 claims in over 3 months properly documented, not a penny received from them. They twist you around their fine print and will not pay. Save your money, pay more and use a reliable company.

    Since they made so many excuses to fix the plumbing problem that I had, they told me that it was not approved since it was the fixture, even though they didn't even go to see it. I asked to cancel the policy since I have never used it and they threatened me saying that they would send me their attorney since I had a contract with them. I bought it in August and they have a month of waiting to use it and we are at the beginning of October, they don't want to give me my credit, that for me indicates that the company is terrible and fraudulent. My understanding when I bought this policy was that I could cancel it at any time, especially if I have not used it even once. I have other policies with other companies and I have never had a problem with them, DO NOT used them. It is the worst and that is my personal opinion.

    This is the worst company I have ever come across. The HVAC blower stop working more than 2 weeks ago and they have been asking for excuses and today I got the email that I am approved for only $150 even the HVAC company gave more than $800 quote.     On Dec 8, 2020, I purchased a 5-year home warranty contract with Select Home Warranty for $1,925.00, which includes 30 days of waiting period and 12 months of free coverage, bringing the end date to Jan 7, 2027. My contract was supposed to provide me with an Executive VIP Membership and Platinum Care. On May 20, 2021, I submitted a service request for my oven which could not ignite immediately, causing a small amount of gas leakage.

    Select refused to provide coverage, claiming “gas leaks” were not covered. However, according to the contract terms 6.2.2. Oven/range/Stover Top, Select agreed to “cover all modules, components and parts of the gas or electric oven, range and stovetop necessary to the functionality of the oven, range and/or stove top. (i) Burners (ii) control boards (iii) thermostats (iv) broilers (v) temp controls (vi) heating elements (vii) igniter (viii) ignition module (ix) spark igniters”. It was Select’s responsibility to repair the components which caused the delay in ignition and the gas leakage would be fixed simultaneously and automatically.

    At the end, I had to hire an appliance repair company to fix the issue on my own expense. On May 25, 2021, I submitted a service for a bathroom sink leakage. I never got a call from Select’s contractor. After waiting for 6 days, I decided to cancel the service request on May 31, 2021 and called a plumber out on my own expense. At the end, I had to call a plumber to fix the leakage on my own expense.

    On Jun 13, 2021, I submitted a service request for my broken garbage disposal. According to the contract terms, 6.2.5. Garbage Disposal as quoted, Select agreed to “covers all modules, components and parts of the garbage disposal necessary to the functionality of the garbage disposal”. However, Select only agreed to pay me up to $75 to purchase a new garbage disposal unit and refused to take the responsibility for the installation. Based on Amazon’s listing, the average cost for a comparable garbage disposal as my broken one is about $120 to $200. Upon negotiation, Select agreed to reimburse $100 to me for the garbage disposal purchase. At the end, I had to hire a plumber on my own expense to install the garage disposal for me.

    On 8/16/2021, after having so many unsatisfied experiences, I called Select to cancel my coverage. I was told besides $75 cancellation fee and the pro-rated annual warranty plan cost of $333, I had to pay back the costs that Select had incurred to fulfil my service requests, which included the $100 garbage disposal reimbursement, kitchen pipe leakage repair in Jan 2021 and refrigerator door gasket replacement done in Jun 2021, amounting to a total of $535. Upon cancellation, the total costs for an 8-month coverage with Select would be $943 if I had to pay everything back.

    Note that for each repair they completed, I paid $60 service call fee to the contractor, which is on top of the $943 stated above. It is extremely unethical for Select to ask me to pay back all the repair costs as well as the annual warranty plan costs. In other words, the $333 annual warranty plan cost plus $120 ($60x2) service call fee that I paid didn’t buy me any coverage, but frustrations, disappointment, and inconvenience, not to mention all the time I spent on the phone with Select customer representatives.

I have experienced what others have said in their reviews. They will take every opportunity to deny your claim! It will take weeks if not months to get repairs completed. You will spend so much time on the phone trying to get a resolution. They will make sure they do not pay out any more than what you have paid them for your policy and will eventually begin to hang up the phone on you... leaving you no options.

    I have talked with many people on the customer service line...noted their names, dates and time of our conversations. When hung up on, called back and been told that they do not have a person by that name and there is no record of any call from me. Then started the process again... frustrating to say the least and a big waste of time. Don't bother with this service... time is money and it is better to spend on qualified service techs than to deal with this company.

    When something seems too good to be true..it usually is. I purchased a warranty from Select Home Warranty a few months ago, the rep I spoke with (Steven **) hyped it up like it was the best thing since sliced bread. Then when I tried to used it the truth of it came to light. They sell it as an Appliances package but when you try to use it you find out there’s a whole host of parts that isn’t covered (I’d say about 70%). They just told me I was approved to receive $95 for a $570 microwave that was only a year and a half old. And my refrigerator and upright freezer wasn’t covered.

    How are they not covered when the package I got said Appliance Package not Parts Package. Now I canceled my contract because of my dissatisfaction with them which will result in a early cancellation fee. I paid for the contract up front, no documentation was ever sent stating different part of the appliances were not covered. False advertising, poor customer service….never again.

    They promise a 24-48 turnaround for technicians. They will underpay what you pay out of pocket when you find your own tech. You have to call their # to get authorization when tech is at your home. They never answer, so if you have repair done without talking to them, in my case my a/c in 91 degree weather. Cost me $1300 out of pocket, they want to pay me $220 because they did not speak to the tech to authorize. They won't answer the phone and when you leave a call back # so you don't lose your place.     I was impressed, as many others, with the offer. Pay upfront several thousands of dollars and you're covered for any breakdown in your home. Wow... until an actual claim is made. I filed a claim for my refrigerator and a technician came, I paid my $60. He identified four parts needed. Sears could not find the parts, after 4 weeks. Then the warranty co said they looked for parts but could not find them. Sept 11, I received a call stating they would provide $300 after I provided proof of full repair (at my own cost) or a new refrigerators. I decided to check on parts, called LG, and found Searspartsdirect.com had the parts! Yes, they have the parts! Wow! But the cost was $371. After this, labor.

    Home Select appears to have run the numbers and decided- "that's too much for us!" and so they refused to get the parts and do the repair. I spent hours on the phone with customer service, to no avail. I requested transfer to customer service for cancellation, they "were not available." I requested transfer to billing, upon which I was hung up on- cut off. I find this company to be the best of shrewd, unscrupulous, preying upon naive consumers like me. I may have to find an attorney, but I will have my day. I am so angry and I cannot express it without inappropriate language. Be warned- they have no intention of paying out more than they receive in premiums- they hope you never have a claim, if so they will deny or minimize it at your expense. STAY AWAY!

    In March of 2021 of the year I purchased the “PLATINUM PLAN” purchased (3) years upfront of which I am entitled to same day service, according to the SALES agent. On the 9th of September at 11:42 I called Select Home Warranty. Later that evening, Max Drain (a company an hour and half drive from me) emailed me offering to pick best time for me for repair. I choose mornings, system wouldn’t allow me to send just mornings. I called the number in email, no one answered, just a recording "No one available to take your call"…. That’s it and call dropped. I called Select group again in morning, they put me on hold and they called. When the operator came back on line said the repairman will call in a few minutes after they review paperwork. No one called.

    On September 11th I called Select again they tried to call Max Drain again to no avail. So they tried someone else that day. Same thing again, no response! Sunday goes by, I called on Monday September 13, I was told they can’t locate a plumber anywhere in Virginia Beach. Now, I’m supposed to believe that in a city this large with thousands of plumbers they can’t locate one company for a simple toilet repair??? Unless of course no company wants to work for Select Warranty which makes me question their OCCUPATIONAL ETHICS?

    Select suggested I contact a plumber and they would reimburse me. They’re delusional if they think I trust that option. At this juncture I’m very skeptical of

    they're finding some point of exit not to reimburse me. I told agent this is on Select Warranty. Agent said it will take SEVEN DAYS before they will contact me with an answer!! Select Warranty has already breach the contract! During all this I have out of town guest at my home. I Will KEEP REVIEW READERS POSTED O F THIS DILEMMA!     I purchased the 3 year plan in 2019 for 3 houses (I'm a landlord in Texas). It was based on wonderful reviews and I had mostly good experience with them up until July 2021. I'm not sure if it's COVID or labor shortage but I was not able to get a technician on 3 out of 4 claims I've made in the last several months. One of the plumbing companies canceled the order, only to find out when I called them directly that they left Select Home Warranty due to non-payment. I've escalated several claims when I was able to talk to a customer service rep, but nothing comes out of it.

    I was satisfied for 2 years until now. I just need the company to take action, especially since they send out these automated emails saying "your claim is still open, call us and or the claim will close in 7 days". Don't close my claim if the issue hasn't been addressed and agents aren't available to talk or escalation don't do anything!     People, trust me, I have no axe to grind. I willingly contracted to do business with Select Home Warranty. After 2 months I filed my first claim, a simple dishwasher leak. I followed their protocol to a “T”. I received a notification stating I would hear from the contractor who was assigned my claim. 3 weeks later, 10 voicemails later, 8 emails later, and I have heard nothing, was not contacted, nor did I receive anything from Select Home Warranty. They have my money, 1 years worth of service fees, and they have disappeared.

    My service rep., at the start was so accommodating, giving me his phone number, extension, email address, and his word, they would be here for us. Now, his phone extension is no longer in service, his email does not exist, and NO ONE from the company will get back to me. I am a simple man who wants only what I paid for. Obviously I have been “Taken” in every sense of the word. Believe me, learn from my $500 mistake (I am embarrassed to admit my naivety), and STAY AWAY FROM Select Home Warranty. Learn from my mistake, you’ll thank me later.

    Terrible Customer service. I filed a claim which said plumbing system and leak at the toilet seal, one rep said it is covered as all leaks are covered, now they don't even call me, I follow up after a week to know that an email was sent, it is not covered. I am surprised why it is not covered, there is nowhere in contract it says toilet seal leak are not covered, it is said plumbing leaks is covered. This is absolute disaster for me, and I truly regret leaving American Home Shield Warranty and coming to SHW. In fact, one rep told be last time it is covered and nowhere in Contract it says it is not covered. They use vocab in the contract to see how they can avoid coverage, stay away!!!! I am going to find out how can I can my money back.

    I’m writing this review to warn others about Select Home Warranty. You do not want to do business with this company. The representative talked me into paying $2000.00, up front for a five year plan and this entitled me to “VIP” service. During the first year l was not happy with the service. I had a problem with my bathroom faucets. They could not get a plumber to come out so l was informed that l could get my own repairman and Select Home Warranty would reimburse me. The repairman charged me $85 for the repair. I sent the invoice and Select Home Warranty sent me a check for $45. This is one of many examples in which they refused to provide me service.

    After 13 months l had enough and informed them of such. I asked that they send me a check for the remaining money on this policy. So, after paying $2000 and being under contract for 13 months l received a check for over $600. When l questioned what happened to the rest of my money, the representative indicated that they are charging me for charges that they made up. This company was reported to the Better Business Bureau.

    After doing my homework and comparing several home warranty companies, I came to the conclusion that Select Home Warranty was the one for me.     I have dealt with 4 different home warranty companies over the last 15 years, and my experience with Select has been bar far the worst. The sales person sold me on how responsive they are and their comprehensive coverage. The horrible service started when I put in the claims. The first was denied - they indicated they don't cover leaks, the second I had to call almost everyday for a week to finally get resolution - which was that they would not totally cover. Please stay away from this company and if you do decide to move forward, have someone very well versed in contract read the contract in full before signing up.

    Motor on 11 year old dishwasher ceased functioning. Both myself and technician opined that replacing motor on old unit made no sense. Decided to buy new unit after Select home warranty (shw) provided their findings. After not hearing anything further for over a month I called. Each time I called I was told that decision was forthcoming in 2-4 days. When nothing occurred I would call back once per week, for the next 5 weeks. After the fifth call, I finally got a decision. They noted that they had been attempting to see if motor was still under warranty. That had to be a ** stall since the previous owner of the home was deceased before we purchased the home and the sale was done long distance with a relative, not to mention that this was an 11 year old machine. Their findings also noted the cost of replacing the motor was more than what the dishwasher was currently worth. Duh!!!

    I informed them of this fact back in the beginning after the technician's gave me their findings. So after all the hassle they agreed to reimburse me $175, which would not have even been enough to cover the cost of a new motor. I have nothing against the 5 different people I talked with. They were all polite and attempted to be helpful. It's the stalling by the folks who make the decisions. I had taken out a 3 year contract with shw and given all the hassle, I will probably cancel the contract and demand prorated reimbursement for the remaining 2 years of the contract.

    Purchased warranty which indicated that the refrigerator was covered. Our ice maker is not working (which is obviously inside the refrigerator). Received email that it is not covered... that I need to purchase a rider but can't do that now because it's been longer than 30 days. In the email message it stated that I hope the "call" with representative was a positive one - I did not receive a "call" just an email stating that the ice maker (again, inside the refrigerator) is not covered under my policy that covers the refrigerator... confused and dissatisfied.
