    Not sure where to begin with the exceptional Customer Service and Support received from Select Home Warranty. From the beginning of the call the attentiveness of our service representative was like no other. He provided several plans that would meet our needs including plans that covered a wide span of several years which would save us lots of money for the long haul. Additionally, after months of research we decided on Select for their unmatched customer service and 24/7 service call line in the event of an emergency. We were going to call another company to price comparison but 1 representative explained the value of Select if we were to sign up with them and also offered an additional incentive of lowering our service calls to seal the deal. Select is the only warranty provider I would recommend as their reviews speaks for themselves for existing clients as well.

    Terrible terrible terrible. They are in violation of FTC unfair and deceptive trade practices. They make false promises to sell the product and then after you buy warranty their exclusions do not cover any part that makes up a system. They do not repair or replace anything. Then when you try to cancel the representative will keep you on the phone and promise you the moon until you finally hang up hour or two later. I’m not letting this go court soon.

    I purchased the highest home warranty package on 11.28.2023 from Select Home Warranty, called on 1.2.24 to request service on my refrigerator. They reviewed my policy & processed my request. I was issued a claim number, & an appt w their service contractor Fixits Residential Services. The contractor came out & charged me $125 service fee of which he only received $80 of it, & stated that our refrigerator could be repaired or replaced however that would be the warranty company's decision.

    They emailed their decision stating the fridge needed replacing & replacement value is $500. Not to mention I had a french door/ door in door Samsung fridge. I have contacted them every month disputing their decision. Their decision reason is our policy was not older than 30 days. They also stated that we could not file a claim within the first 30 days! To my understanding & looking at the time line, I passed the 30day grace period, they processed the claim and took my money.

    I’ve had several home warranty plans, but Select Home Warranty is definitely the worse. I don’t know what I was thinking buying a 5yr plan. There are more things that they don’t cover than they do. After already poor service, I found out May 2024, they cover little nothing on an AC repair. I couldn’t even get them to come out after my AC unit leaked through the kitchen ceiling. I was told leaks aren’t covered. Choose anybody but them; it’s all been bad.

    Avoid this company. They are in the category I would call a scam. I placed a claim and was told the intake person that my evaporative cooler (the type of air conditioning used in New Mexico) was not working. The claim was DENIED because they don't cover evaporative coolers even though the policy says they cover air conditioning. It is fraudulent that the explicit policy says it covers air conditioning but does not clearly state that it does not cover my type of system. Anyway, what happened is the company sent a technician and charged me a service call to assess my situation. The claim was then DENIED because the policy does not cover evaporative coolers. Since I gave you this information at the beginning of the process, the company should have determined right away that there was no coverage. There was no need for a technician to come out and charge me for a service call.

    Since I wasted a technical call due to the faulty way the company handled this claim, I should not have had to pay for the unnecessary service call. I asked Clay on 4/24 when he told me of the DENIAL because the evaporative cooler is not a covered item that I wanted to speak to a supervisor. I was told one would call me within 24 hours. NO ONE CALLED. The next day I received an email asking how I evaluated the service and to state if there was some problem. If so, someone would be in contact. I completed this form. NO ONE CONTACTED ME. On 4/30, I called to try to speak to a supervisor. Jung spoke to me but refused to connect me with a supervisor. Instead he repeatedly said SHW is there to assist 24/7, but offered no satisfaction. He told me to write an email, and a supervisor would respond. No supervisor responded. It is impossible to get satisfaction from this company. Avoid at all costs.

    CONSUMER BEWARE-This company is a scam. I've tried filing 3 claims over the past 5 years. They denied every one, they send sub par technicians that show up in their personal vehicles with limited handyman tools, I tried canceling my warranty plan twice. They by the time they add on cancelation fees. There is no refund. Don't make the dumb mistake I made.

    I contacted Select Home Warranty and specifically asked if they cover AC units which was 20yrs old, the rep stated they cover 50% of coverage for service, 10 months later my ac stopped working and they offered $125 to have it replaced, to have the AC replaced costs $8000. I was not happy with the misleading sales rep and the claim and requested to cancel my policy, the agent refused to cancel my policy arguing with them I want to cancel. I had to disconnect the line and contact my bank. Do not use this company. They are a scam and do not help you and refuse to let you cancel the policy

    Purchased a home warranty from Select Home. Had the policy 3 months and went to turn on our air conditioner and it would not come on. Took 3 weeks to get something done then we were told they would not cover it. It was an electrical problem which was covered, but it had leaked freon because of it. We were told they did not cover freon. But then we were later told they would not cover it because we hadn't had our policy long enough. DO NOT USE SELECT HOME WARRANTY!!!!

    Select Home warranty is literally a scam. It’s cheaper than other home warranties but for a really stinky reason. I was told that my appliances are covered but there is a clause 8. III that says they won’t pay for labor and they give you a pay settlement for the depreciation value of the appliance. Meanwhile there is a $75 charge for every visit a provider does to tell you something is not working.

    My dishwasher was not working properly. I paid $75 for someone to go and tell me that the problem is the garbage disposal. Then after multiple back and forth Select insurance Told me that they only cover $75 if changing the garbage disposal because they don’t see it cost effective to fix but they also are not paying for labor or the parts because of the clause 8. III. So I basically will be getting my $75 back I paid initially and Select is not paying a dime for anything. Horrible to deal with them when they say they cover EVERYTHING. I have asked to talk to a manager multiple times and no response. What’s up with that? Really!!!

    Select Home Warranty solicited me with a mailing about their warranties. I called and got an American salesperson in New Jersey. He explained all repairs are covered with a small deductible, and if the broken item is not repairable, it would be replaced by Select, with maximum value limits. After signing up for a home warranty & adding on my pool equipment (I paid $550.00 for a year policy), I thought I was good to go, and my home was covered against breakdowns of my appliances. The salesperson also said, "I will be your go to guy", if you ever have any issues. He further explained a policy will come in the mail in a few weeks.

    About 4 months into the warranty, my pool heater was not working, and I called to make a repair request/claim. No policy ever arrived in the mail, and I could never get back in touch with the original salesperson. The claims number is staffed in another country and the representative was hard to understand, due to a strong accent (Funny, because the salesperson was sharp, intelligent, well spoken, had all the answers, and was American, in America).

    About a week later Select responded via email and said their pool heater repair companies are very busy, and if I wanted to speed the repair along, I could look and get my own repair company, and they were quick to explain it was authorized up to $100. Probably just a coincidence that my deductible was $100? I contacted a local pool repair company, and they came out my home and charged me $109. They determined the pool heater could not be repaired as the parts needed were no longer available from the manufacturer, and also the cost would probably be more than a brand-new unit, even if they could get the parts. I called Select, and again got a foreign representative, who explained I must email them the receipt and asked me to get an estimate for a new pool heater.

    I got a written estimate from a pool supplier, and the estimate showed the exact same heater, installed, would be approx. $3800. I forwarded the estimate to Select. After a week with no response, I called Select, the foreign representative said they could not give me an answer, and they would send my request to the claims department. After about ten days an email finally came from Select, it referenced a page in my policy, and said I would be eligible for $150 to be used to the purchase of a new heater, and that is ALL. NO replacement, as was guaranteed to me by the original salesperson? Very upset, I called back to inquire/complain, and again got some hard-to-understand foreign representative. They explained they would put through my request and my complaint to the claims department.

    Still highly unsatisfied, I called the original sales number and got an American person on the phone. After explaining what occurred, and feeling like the whole company was a scam, he hung up on me? I called back the claim telephone number and asked for a supervisor. A supervisor was not available, and I explained a wanted a full refund. The representative began bargaining a refund, and started at they could give me $100 refund, then $250, and that was as high as I could get her to agree to. Still demanding a full refund, she explained someone would get back to me. At that point, I called American Express which is how I paid my original $550 for my home warranty, and I disputed the charge. Within 24 hours, I received a full $550 refund from Select Home Warranty. Thank God!

    This company is a complete scam! Beware only sales is based in the United States, if you ever need to make a claim, ALL claim/warranty issues are handled by foreign representatives. You can never get a supervisor, or an administrative person on the telephone. Do NOT spend your money on a Select Home Warranty, they will never replace anything that cannot be repaired, and will never authorize any repair over your deductible amount. Check their ratings on BBB website. Absolute nightmare, buyers please be aware, and save yourself horrible headaches.

    I recently gave birth and had a 1 month old infant son when my AC stopped working. It was 91 degrees in my house and this company continuously took numerous “24-48 hours to respond”, before they ultimately broke their own contract and denied repairing my AC. My contract states they would cover any electrical or panel issues and they outright lied.

    This company misleads consumers, breaks contracts, lies, and does not respond within timely or appropriate manner. Their customer service is a terrible foreign third party and they should not be allowed to be in business, they are scamming people by the thousands and getting away with it. An absolutely vile and despicable company/scam.

    I was sold a policy over 2 years ago but the sales person for you did not advise me you had to purchase options to get a warranty for certain items. I am very disappointed he did not tell me about these items. His name was Lucas. I ask for a complete package. So when I needed to make a claim the item was not covered. The person I had a conversation with yesterday was helpful. You should take better care of your customers.

    To summarize my experience: (1) On 8/23/21 I entered into a contract with Select Home Warranty and paid $1124. (2) Per the contact section 2, select home warranty has the obligation to "arrange for an Independent Service Technician to repair or replace the systems and appliances covered under this Agreement, when they become inoperable due to normal wear and tear". (3) The website states that a contractor will be found in "2-3 days". (4) On 5/20/2023 I reported that my stove was not functioning correctly. (5) Select home warranty has been unable to find a technician to fix the stove despite stating that dispatch has worked continuously on trying to obtain a technician for eleven months. (6) I have made at least 40-50 calls over the past year trying to simply get select home warranty to honor the contract. (7) Due to failure of Select home warranty to find a technician, I asked what my other options were, and was given the option of a "buy out".

    (8) On 4/23/24 I was sent an email offering $150 dollars for a unit that is 8 years old and cost $4500. (9) The $150 offer represents a 97% depreciation of the stove. (10) In addition, On 2/27/24 I made a claim for a heating unit. (11) Again, select home warranty has not been able to find a technician to fix that unit, over the past nine weeks.

    It is clear to me know that the fraudulent practice which select home warranty is engaging in is as follows:

    (1) Take money in advance promising to be able to find technicians.
    (2) Not have any technicians available.
    (3) Force clients to find their own technicians, then reimburse them for a fraction of what clients paid for the repair.

    (4) If clients do not find their own technicians, then offer to "buy out" the appliance for a fraction of the market value.

    Select home warranty is a complete scam.

    Complete waste of money! When I had a problem, they didn't even send out a technician to diagnose the problem! Assumed what the problem was over the phone without seeing the actual issue with their eyes. We have a name for that in medicine/healthcare, it's called malpractice! Turns out their "diagnosis" without seeing the problem or calling out a technician was totally wrong! I had to find someone on my own and pay for diagnosis myself!

    Let me point out their sales people will draw you in and make all sorts of promises that are not true. These sales people are from the US, but after purchasing their warranty, they will forward your call to offshore call centers that are difficult to understand that blow you off and don't want to help. I strongly urge the FTC to investigate this bogus company because I suspect I am one of many hard working ** that they are scamming with our hard earned money. FYI, when it's time to renew the policy, they will harass you with constant emails and txt msgs. When you bring to their attention their faults-to see if they will rectify it, or come to some resolution to work with you, they ignore you and constantly send txt msgs and emails to renew. Pls save yourself the headache and stay away from this scam!

    Oh my goodness, Where do I start?!?! I demanded my refund as this incompetent place could not handle getting me an electrician in a metropolitan city! Said I should do it myself. Bought a 5 year policy. This totally shocked me. These incompetent spin doctors will find every single kind of made up reason to withhold your refund. Have a washing machine LG. 1.5 years old, broken for for good, had LG tech work on it, he said I’m better off buying a new one. Had to call SHW 12 times to request my refund, each and every person (all in Philippines is the call center) can hardly understand them at all. Every time I call, each person finds a reason to hold onto my refund and adds additional requests for me to send info for machine repairs (no repairs were done, it’s permanently broken).

    I told one person, you have done nothing for me, why should I for you. Not transparent, straightforward liars and I constantly catch them In their lies, continually argue with me saying it’s my fault for everything that’s happening due to refund being held back - they say 3 to 4 weeks - actually 3 months or more. Cancelled policy April 10th, refund not sent out yet, told several times and it was to get me off the phone. Everyone there are artists of the lying kind. If you want your money back, watch out because they will find every reason to lie about sending it out and holding onto it. I paid almost $$$$ and didn’t even use it and the claim was never even sent in as the tech felt bad and did not bill be.

    This company thinks I owe them for a $$$ claim that was not sent to them. The tech didn’t submit it. And those people, all they do is correct you, escalate the situation, hang up on you, yell at you, lie about everything, tell you to shut up and all the problems are totally my fault. One person (name withheld) said I’ll make him lose his job if I don’t agree with want he needs to do. These workers are extremely mean and insulting. I cannot believe I ever bought this policy, better off with a bankrupt company such as Sears. Every time I ask how the process of my refund is going with every single call (12) total, each and every one of these inept, mean people say this case has to go to the back office for further review.

    Today is May 4th, I cancelled on April 10th and as of today, they are still messing around with my refund and pretending that it has been sent out to me. As a matter of fact, every single person has given different information, it may be information, but doesn’t mean it is true, every bit of their words are lies. This place is not trustworthy, they are not transparent, the owner should be dreadfully ashamed of hiring people from Another country because this is what you get, total and complete inadequacy, incapable, useless, amateurish type workers and many of ineffectually argue and continually escalate the conversation to bush league levels which have always put me into a position to press the little red button to just hang up once again. There has never been a resolution to my issue as of today. This place makes me sick to my stomach. Each time I have called within the past couple weeks, I get hung up on several times before anyone will answer.

    In addition, on their policy 13.2 line (4) states “After the thirtieth day, you MAY receive a refund pro-rated at the non-discounted annual plan cost.” Hence the word ”MAY”. Could be, may be, possibly…. This worker is their “back office manager made the decision to charge me 1.62 every single day pro-rated for cancelling my policy from the day I bought it last year ($$$.$$) because I had asked him to repeat himself several times “I could Not understand him due to his accent being so thick and heavy!’”

    He got so angry with me that he yelled, berated, and belittles me and told me that I made this entire process a complete joke and or something to that affect and I remember just asking him to slow down and repeat himself and he kept getting so angry with me. Every person I spoke with at this place were so hotheaded. This place is unreasonable and they beat you up with their words and are cruel. Horrible, shameful. One more thing, they talk over you constantly and they make sure to talk much louder.

    Bought a two year plan, the Platinum Care one. Had only two claims up until April 2024. Both times my clothes dryer wouldn't run, and a contractor came to replace the knob which had broken. I paid $65 both times for a 5 minute repair. I suspect it cost Select Home Warranty nothing either time. Had issues recently with our HVAC system. It didn't seem to be handling humidity well, dripped water into the pan under the unit. One time the thermostat just blanked out for two days, even though we replaced battery and numbers came on, it still would not start system. The contractor they attempted to send me never came. He emailed me once to ask for times he could come to check it out. I gave him three times. I think he agreed to take on repair, then backed out when he knew home warranty co wouldn't cover refrigerant leaks.

    Our problem with HVAC was a big one, refrigerant leak had damaged the coil and the compressor valves. The estimate for repair of the parts we needed was a bit less than $10,000 with no warranty on the repair if we did that. We called our own choice Heating/Cooling co as we needed help and felt abandoned by Select. Platinum policy covers only $3000 on HVAC repairs. I appealed to them to at least help us with something to cover damage to compressor as they are listed in policy as covered like the other reviewer said. I got an e-mail message I would hear from them in 24 hours.

    As of now, it is over 24 hours and no response. Like another reviewer, refrigerant leaks are the most common problems with a 10 year old system. So they are like most insurance companies. Collect money and deny claims. We bought a whole new system at 17,000 dollars with a 10 year warranty. Since HVACs are the number one reason we were always told everybody needed a home warranty, I am done now buying them. The reviewer was right. Put the $65 away every month. I paid 850.00 for my Platinum Care 2 yr plan.

    I opened my "Select Home Warranty" account July 2023. I did not need to use it until this year (May 2024). When the contractor they assigned to me failed to show TWICE, I contacted "SHW" and requested a different (more reliable) contractor. SHW FAILED to assign another contractor. With that, I called SHW to cancel the claim and my SHW account. Understanding the "reps" was frustrating enough due to their heavy accents, as they IGNORED MY REPEATED REQUESTS TO CANCEL MY ACCOUNT! THEY GAVE ME NON-STOP SALES PITCHES FOR APPROXIMATELY 45 MINUTES!! The 3rd rep I spoke to finally canceled my account. And to add insult to injury, they are going to charge me $75 for the cancelation even though I NEVER USED THEIR SERVICE!

    The SHW site does nothing about making changes to customer payment options, activity, or claims. Customers are at the mercy of the SHW reps. Buyer beware. SHW reps behave more like "scammers" than customer service reps. You are automatically enrolled in "Auto-pay". So IF you are going to use SHW despite this review; protect yourself and use a CREDIT CARD for payment. And finally, evidently, once you're IN it's a pain to get OUT.

    I filed a claim on 3/2/2024. They dispatched a technician who didn't finish the job. The technician delayed the job. Later, the technician shut down the business for personal reasons. The policy was expired on 4/26/2024. Select Home Warranty "cannot" finish the claim that I made on 3/2 because the policy was expired. I have to renew the policy. All customer service blocks my phone number and do not connect to any agent. Meanwhile, I have an active policy for another property. But Select Home Warranty does not connect me to any agent for a valid claim.

    Very disappointing service. I call for refrigerator service on 4/28. No response until I call back on 5/3/24 and I was give the contract page number 19 to read. I hang up just call my handyman. He clean my refrigerator. Water line changed $60. Now I'm calling my warranty. No one answer phone just music.

    Purchased this warranty after we purchased our home, I felt I did the research and Select Warranty was rated high. However, I would have read what is covered more diligently. Since we purchased our home we had 2 things break down and both items not covered which is frustrating. What concerns me the most is that they high pressure sell you to buy for multiple years - I am so happy that I only bought 1 year and not pressured for the “value” of buying multiple years because the service so far is poor. No one who purchases a service upfront likes to be told no the first two times you ask for help. Buyer beware - the warranty business makes money by getting you to purchase a product and make it difficult for you to have coverage. I get it - but I trusted the rating and this business is not 4 or a 5.

    I see high ratings for the sales side and I would agree, the issue is when you need to use them. They offered to pay out 150$ on a 700$ repair saying that the blower motor on my AC was a maintenance issue, something that was verified as NOT being a maintenance issue but a failed motor. Showing a maintenance record for the last 3+ years would have changed it, but I clean my AC system myself including coils, drain system, vacuuming of debris etc. This does not count.. When I cancelled my service with them, they tried to upsell me (takes some serious "you know what" to do that), then charged me a 75$ fee to cancel. This was after I spent 75$ on the repair tech they sent that did nothing to look at this issue.

    Do not get Select Home Warranty. I called on 4/18 to request a cancellation of my policy because they have denied 2 out of 3 of my claims and never sent someone out so why am I paying y’all to deny everything. They escalated me and said they will call me back. Never did. Today I got charged for my monthly payment and I called and told them I requested to be cancelled, I need my policy cancelled and my $36 refunded. They are trying to do everything but. Y’all told me my range leaking gas is not covered in my policy yet y'all are now insisting on sending someone out. I told them if I accept and y’all send someone out just to tell me it’s not covered I want a refund of my deductible and my monthly payment.

    They denied that and said, "I will compensate you by giving you $1.80 off of your monthly payment." I told them I do not accept that. I only want my policy cancelled that I requested TWO WEEKS AGO and a refund of my payment from today. They said, "We will cancel but we will not refund you." I have been going back and forth with them for an hour. I’ve never been so frustrated with a company. I’ve NEVER had these issues with American Home Shield. 0/10 do not recommend.

    They escalating me to a manager who also did nothing but say he will waive my deductible for next time. There won’t be a next time because why would I keep Paying y'all monthly when I am Asking to cancel. THEY ALSO ARE NOW CHARGING ME A DISCONTINUATION FEE AFTER TELLING ME THERE ARE NO CANCELLATION FEES WHEN YOU SIGN UP. The manager, Martin, says, "Oh yeah we are working with our sales team so they can stop telling Customers that." I WILL NEVER USE THEM. They are the true definition of you get what you pay for.

    We signed up for three years with Select Home Warranty. They never gave us our extra month for writing a review on the company. They said we were covered for plumbing and did one plumbing job and then refused any more plumbing jobs. They didn’t cover certain things that were necessary. They don’t treat the companies that they hire out well. And most of all they continue to harass Daily with phone calls yelling at us.

    The exclusions on the policy are the things most likely to break, even from ‘normal wear and tear’ and have been ‘properly maintained’. Even if every single system in your home breaks down during the coverage period, you won’t get your money back for the coverage, especially considering the $65/call fee they charge in addition to the price of the coverage. Do not waste your money. Just put the same monthly fee in a savings account. You’ll come out ahead over buying this useless ‘coverage’. The valve on top of the water heater went and even though it’s a part vital to the operation of the water heater as covered in the policy, it ‘leaked’ and therefore wasn’t covered because leaks are ‘excluded’.

    This company takes the benefit of the fact that most customers are not able to understand their policy documents in detail. I claimed for repair of an electrical outlet. However, they could not repair it and said it needs to be replaced. The company will cover replacement part but not the labor to replace it. This is beyond any logic to not cover for labor. Most common expenditures get excluded due to one reason or the other. They will make sure, that eventually you don't get much benefit of having the home warranty. Had similar experience with AC repair. They do NOT cover refrigerant leaks!!!

    If I could leave zero stars, I would. This sounds like a great warranty, and I was very excited when I first signed up. However, there are a number of loopholes and exceptions that will leave you without assistance on expensive repairs. My A/C stopped working, so I filed a claim with Select Home Warranty. A technician came out, and I paid $65 for them to tell me that my compressor is bad and needs replaced. However, Select denied my claim because the technician mentioned an electrical short in their notes. Electrical shorts occur if the compressor is bad. Yet, Select is now denying my claim because they don't cover electrical failure, an exception in the bottom of the policy that supersedes the entire rest of the policy.

    When I called to appeal the decision, I was told that it was still being denied for the same reason. I asked to speak with a supervisor, and was told one would call me in two hours. No one ever called. The next day, I called back and once again asked to appeal the decision and speak with a supervisor. I was told a supervisor would call me in three hours. No one ever called. The next day, I called back to ask to appeal the decision and speak with a supervisor. I was told the decision stands and that I don't need a supervisor.

    This entire time, I just wanted to speak to someone who understands A/C units so I could discuss what the technician wrote, but instead I was read the same denial message over and over by customer service reps who have no power to actually discuss the decision. When I tried to cancel my warranty and receive my money back for the two years still on my plan, I had to sit through multiple talking points on how if I cancelled, I wouldn't have coverage when something breaks down, which is exactly where I already am. I asked repeatedly to cancel and was told again to wait until a supervisor calls me to do so. They're supposed to call in the morning, but I'm not holding my breath. I've never been so frustrated speaking with a company. It all feels like a giant scam.

    They say they provide comprehensive coverage, but they don't cover anything electrical and they won't cover anything mechanical if something electrical is also broken. They say they don't care about the age of your systems, but they'll only pay up to the depreciated value of your system. They say they have 24/7 customer service, but they have no customer service. There's no option to discuss the issue, to get a second opinion, or to request a re-inspection. They make you pay the service fee, and then they find a loophole so they don't have to pay anything. Before this, I told everyone I knew to get a home warranty, and now I consider it my mission to make sure no acquaintance of mine ever gives this company their hard earned money or their trust.

    This company is a scam. They repeat the same line over, and over. It's cheap, but worthless. We had a leak in our ceiling, and they sent someone who had no ratings on his business cut into the ceiling and did not properly fix. We spent more to find our own company to properly fix. The washer machine broke, and we had to find our own merchant to fix our machine so I made sure and called to verify that they would pay the $125 diagnostic fee. We confirmed with the company and wrote date and time we spoke with them because this company is shifty. We thought to verify.

    However they said they would not honor this. They don't care then they also refused to fix the washer machine. They said they would only give us $175 that was the value of the machine. I told them I looked up the machine and it was worth $1300, in their policy it says they could give you up to $500. They lie, and scam! They are from India and they don't care that their business is not ethical. They will keep ripping good people off.

    You get what you pay for. SHW is the cheapest out there, and try their best not to pay for repairs. They basically put more of the cost of the repair on the home owner because the deductible is low. So what I've ended up having to pay is 2-3x's my deductible. Not only that, they tend to not communicate the status of claims well, or they will change the resolution of claims. They told my repair person they would be sending the parts for repair, and then a week later told him, he had to purchase the parts... this is just drawing out the repair weeks.

    Same thing happened with my previous claim where the repair person was waiting for over a week for them to approve the repair. And they constantly push you to the "portal" they have, which bare bones. If you submit a claim, there's 0 confirmation the claim was actually submitted or received. No email, no record of the claim on the portal afterwards... nothing. You basically have to wait for them to put it on the portal. And there are 0 notes visible to you via the portal. It's basically useless. I can't recommend Select to anyone.

    Worst home warranty I have dealt with. Purchased the warranty almost 5 months ago and filed my first claims and paid separate service call fees for two plumbing related issues and both were denied. One was denied because the previous repairs weren't done properly. I bought the house 4 years ago and it worked for 4 years and now it's being denied for something that may or may not have been done before I bought the house. They wasted so much time even for cancellation and kept offering discounted service call for the future claims. The technician from Tusa's plumbing left the leaky faucet running. She only took pictures and were quick to charge 130 for the service call without providing any service. They seem to care more about collecting fees than providing service.

    If zero stars were an option that's what they would get. It all started at the time of sale. We agreed on a price, credit card charge came through, an entirely different price was charged. I called and was told I must have misunderstood. I told them I misunderstood nothing and cancel the account and issue a full refund. They agreed to change the price to what we agreed on. First claim was filed on our clothes washing machine. The repairman complained the entire time about how "cheap" this company was. Second claim, leaky kitchen faucet. Claim denied. BUT I could upgrade my policy for an additional $250. No thank you.

    Third claim, outside electrical not working. Claim denied. BUT you guessed it, I could upgrade my policy for an additional $250. I told them to cancel the policy and issue a refund for the unused portion. Nope, no refunds. Bottom line, read everything that is in writing. Do not take the salesman's word for anything. They are as slimy as they come. If they were the last home warranty company on the planet, I wouldn't use them.

The don’t pay for labor sticking me with $750 to get a water heater replaced and now the fine print is the ice maker is not covered under refrigerator when I specifically asked as was told it was. Ask for a copy of the contract details before paying to see what is cover and what isn’t.

    NOT recommended at all. It's almost like a scam: this company uses low price (especially their heavily discounted multi-year package) to lure you in. You won't know anything wrong until you started to file claims: crawl space is not covered, your old dishwasher costs too much to repair but we will give you a fair market price ($150~$200) instead of an equivalent unit replacement price. When you want to cancel, they charge deep fees such as $75 cancellation fee, admin fee, processing fee, also minus all the previous claims cost! That is simply RIDICULOUS! I'm requesting prorated annual premium back, why deduct the cost of previous claims???

    I purchased my home warranty from Select Home Warranty. I paid it in full for the year warranty. The salesperson did not clearly explain the coverage. After having the warranty for over 5 months, and never filing a claim, my refrigerator's ice maker went out. I filed a claim to find out that part was not covered. I was frustrated that it was not explained to me when purchasing the warranty. Select Home Warranty then tried to sell me additional coverage for the ice maker for an unreasonable amount of $$$$ knowing that my policy would end in 6 months.

    Also, if I had canceled the policy my refund would have been chump change. I decided just to keep the policy until it expires but will NOT be renewing. Select Home Warranty may be cheaper, but they are not forthcoming when explaining coverage. That's how they are getting over on the consumers. I highly recommend you do your research and make sure they explain the warranty CLEARLY and in DETAILS!! I would not recommend them moving forward. Shady Warranty!!!

    My name is April, and I purchased a warranty policy from you in March of 2020. I am reaching out to express my extreme dissatisfaction with Select Home Warranty. I have utilized their services on three occasions: once for a water heater issue that was covered, once for a plumbing problem that they eventually resolved after I had to find a plumbing service myself because your company couldn't find one, and most recently, two days ago, for a central air issue. I reside in south Texas, and they have inspected the problem and submitted it for review.

    I have contacted the claims department by phone and was informed that it would take at least two BUSINESS days before I receive a response. This means that my disabled mother, three children, husband, and I will be enduring the heat until at least Tuesday. It is currently Thursday, and considering I live in the scorching heat of Texas, it is not an exaggeration to say that this is an urgent matter.

    It's ironic how Select Home Warranty is quick to sell their policies, but when it comes to providing actual service for issues, they fall short and even expect the customer to find a company to address the problem at times. When I requested an expedited review from the claims department, it had no effect, and I was instructed to wait for an email response. This is completely unacceptable, and I intend to leave reviews on every platform, website, and the BBB website to warn others about this nonsense. This is not my first experience with a home warranty, but it is certainly the worst. It is frustrating that I encounter an English-speaking representative when purchasing the policy, but when I call to inquire about the status of a claim, I am connected with individuals who have a strong accent and are difficult to understand. This is absolutely absurd.

    You need to show detailed maintenance records and pictures. The maintenance records should be provided by licensed technician. Otherwise, you will have to pay the full cost of the repair and submit the invoice by mail. Then, Select Home Warranty will reimburse only $150 using Policy Section 9.1.2 (Exclusions to Coverage). Even it's Platinum Care. And the Representatives are unfriendly.

    I purchased a policy in October 2023 from Select Home Warranty. I had to use them this year in March. This was my first time using them and I called to set up the appointment. The two companies they chose to come look at my garage gave me the run around about coming to check it. I was very upset. The first company the guy was late and decided he wasn’t coming because I asked him how much longer would he be. The second company called and said their guy car broke down and didn’t know when he could come. I called Select Home Warranty to get my monthly fee back because I was going to switch companies. They are so pushy and The people they hire barely speak English and they give you the runaround about canceling and they will not cancel you. I have canceled them but I had to go through my bank so they will not get any more money from me.

    This company is ridiculous and I really want all my money back but I only asked for one month. Through their pushiness I decided to let them send someone to look at my dishwasher and once again they dropped the ball and that was it for me. They told me if I called the garage company they would reimburse me, just so you know I have never received that reimbursement because they never answered me back about how to get it. I wouldn’t do business with this company ever again and if I were you I wouldn’t either.

    I DO NOT recommend Select Home Warranty. They provide bare coverage and stick the customers with the cost of labor on top of the $100 deductible for the service calls. Also, they do not honor their offers. I was ready to cancel because my first service call to them, all they did was find a clause to get out of helping. I was ready to drop them and so they offered me service calls for only $90 instead of $100. When I made the next service call, I called and asked why they wouldn’t cover the $198 labor for my oven repair, but only the $80 in parts. Also they didn’t honor the $90 for service calls saying they just saw it in the system and they would apply it for future calls but this one. Please don’t spend money with them.

    I brought this home warranty this year, my ac broke down, filed a claim, they said someone would call me, never heard back from them. The rep who took the claim was hesitant to even talk and kept saying that he did not hear me. What is the point of having a home warranty when they are not timely for basic needs like AC.     I just got off the line with their team, great customer service but the service is a sham. I filed a claim for my blower motor, they are asking me for maintenance records for my air condition unit. Even the contractor is confused as to why they need it. So, for a 1,100 repair they told me they are going to pay 150.00. BTW to get rid of their service its going to cost 75.00. 75.00 for the contractor to come out, 1,100 for the repair which I am going to have to pay most of it, and they are only going to pay 150.00. It was worth the 75.00 to get rid of them.

    Select Home Warranty is a joke. They sent a person out to fix my dryer and he said that it was unrepairable and Select that they won't replace it. That I would have to 'cause my limit is 500 dollars. I paid them 2250 for 5 years so I was going to cancel them. I've had them for 2 years and they said that they were only going to give me back 200 dollars. They are a joke. I don't recommend anyone getting a policy from them.

    I am writing to express my extreme dissatisfaction with the recent handling of my claim with Select Home Warranty in the hopes that others do not have the same experience I had. My experience has left me deeply disappointed, frustrated, and suspicious of the company's practices. I contacted Select Home Warranty to report a malfunction with my washing machine. SHW found a technician to assess the issue. The technician quoted me a repair cost of $380, in addition to the $65 service fee I had already paid. The technician cited a broken pump as the cause of the problem. The technician submitted the claim and I was shocked to learn that select home warranty would only cover $225.

    Upon hearing this, I reached out to their customer support team seeking clarification on how the valuation of my five-year-old washing machine was determined to be only $225. Despite my efforts, I was met with refusal and a lack of transparency regarding your valuation process. SHW says it will cover costs up to a certain value but they leave specifically how much to their discretion at the time you put in your claim with no transparency as to how they arrive at their numbers.

    Feeling frustrated and suspicious of the situation, I decided to inspect the washing machine myself. To my surprise, I discovered that the pump was not actually broken; rather, there was a piece of material blocking the trap within the pump. After removing the obstruction, the washing machine resumed functioning normally. This discovery leads me to question the integrity and the fairness of the company's practices. It is clear that the initial quote for repair was exorbitant, and their refusal to cover the full cost of the repair would have left me significantly out of pocket, with both select home warranty and the repair company profiting unjustly.

    My experience with Select Home Warranty for my furnace repair was a disaster. Despite having their home insurance, they refused to replace the furnace as recommended by their technician.     SHW has been a disappointment. The contractors they use have not been the best qualified. SHW will work diligently at not covering a claim. Our stove had a fire and their repairman stated he sees this type of issue a lot. SHW declared it not payable because that issue isn’t normal wear and tear. The problem is they can designate anything they want as not normal. It’s a tricky gray area they use if the claim isn’t a simple repair. I would not recommend using this company. Disappointing.

    I would not recommend Select Home Warranty to anyone. Select looks to not cover anything. Select will find reason not to cover. Water Heater was leaking and would not cover. Air Handler needed a base replaced but refused to cover because stating not normal wear. The only time Sslect will cover is when repair is very small.

    I was informed by the agent who sold me the policy, as well as the representative I spoke with afterward who called to take my payment for policy, that Select Home Warranty replaces appliances when they break. Specifically, I asked if the warranty offers a buyout or payout option instead of replacement, and I made it clear that I do not want that option. I specifically requested either a repair or replacement and expressed that I do not want a payout check to fix the appliance. Your representative assured me that Select Warranty replaces appliances with a replacement of equal value and does not offer a payout.

    Now that I have a claim, I am being informed that Select Warranty will not repair or replace the appliance. Instead, I am told that I will need to get it fixed or replaced myself, and that the warranty will only pay $150, with the rest coming out of my own pocket. This is not what was promised by your representative when I signed the contract. I would like my dishwasher repaired or replaced, please. I do not want Select to pay me a claim amount. I would like to speak with someone who can make this change for me.

    Scammers. They pay for next to nothing, look for every exclusion possible and then only pay a depreciated amount towards any replacement of your equipment. Poor and delayed response to all claims filed. If there's ever a class action lawsuit, I'll be in! When you do cancel, they charge fees even though they are not performing, and give a refund of less than 50% of the premium paid. I am cancelling, and my open claim will not be paid.     We purchased our home warranty from Select in July of 2023. I just called in my first claim on April 3rd, 2023. I explained to the rep in detail that my dishwasher wasn’t working at all and makes a buzzing noise. The rep was sympathetic to the fact that it was broken. It was clearly communicated, however, I was told a repair person would contact me. Instead I received an email saying that “because our dishwasher was still working but just making a noise that under section 9.1.2 that we are not covered. I called back and tried to explain that the dishwasher isn’t working at all and she is now going to send it to their review team and will get back in a few days. I’m not holding my breath. Out $400

    Their coverage is trash. Have this company for 2 years and have submitted 2 claims. I also have the Platinum policy. Both claims they hardly cover any cost. For the stove they covered $100 and I had to pay the $240 remaining. Just put in an A/C claim. They covered the check on the issue. I have to cover everything else. Don’t use this company for higher priced equipment.

    We had our furnace go out the 9th of March 2024. Still no heat. We are an elderly couple and live in a northern region. Every time we contact this company we get nothing but 24 to 48 hour turnaround time to answer any questions. We had to hire our own heating tech to diagnose the problem because they kept telling us their techs were behind in jobs. More likely no one wants to work for this company. Our CO2 levels were 1000 in our furnace. Select Home Warranty Platinum plan sucks. I highly recommend not purchasing a warranty from this company.

    I signed up for Select Home Warranty hoping to get better service than previous provider, but what I got was nothing short of a nightmare. From the get-go, their customer service was abysmal. They were unhelpful and rude. When I made a claim, the process was convoluted and frustrating. It seemed like they were always looking for reasons to deny coverage. it took ages for them to decide if they would approve or deny my claim.     It’s a scam. Note that you will not be covered if the appliance more than 5yrs old, you will be paid few peanuts and they won’t fix or pay for new product replacement.     This company is a complete scam. Here's why... I have filed 2 claims with Select Home Warranty, both claims were for items covered by my policy. First one was a well pump, the fix cost me $8,000 and they only covered $400 for the pump (which to be fair, the fact that they would only pay for the $400 pump was laid out clearly in the fine print). The second was my entire HVAC system failing in the winter. This is where I draw the line on this company. I had to do an emergency repair as it was the middle of the night and in winter (Select Home Warranty will never get someone to your house quickly just FYSA), so I called and had the entire HVAC system replaced which took 3 days on its own.

    After providing pictures, like 3 years of servicing records, which is ridiculous, they came back and denied my entire claim. Ok, that sucks but no problem, so why would I keep this company? Time to cancel.... Haha, oh no.... You're kidnapped by this company until they are ready to cancel YOU. I spent two days on the phone trying to cancel my plan only to be hung up on, promised a call back twice (which never came to this day), and lied to by being told that they would re evaluate my claim and call me back within 24 hours. That 24 hour phone call never came. I am currently on day 4 of trying to cancel my plan and now it's a Saturday (30 March 2024) and they are out of the office until Monday.

    Quite honestly, this is the worst company I have EVER worked with. I'm annoyed about them not covering everything, but it's insurance, I get it. Claims get denied. What bothers me the most is their Gestapo techniques to not let you cancel the account. Honestly, using your home insurance policy will cover your big ticket home items and save you the headache of dealing with Select Home Warranty... Oh, I have to mention the people talking to you speak broken English which leads me to believe their call center isn't in the U.S. which causes language barrier issues on top. I wish I could go back in time and never start a policy with Select Home Warranty. I hope you will heed my warning and not use Select Home Warranty.

I called the billing department and after being placed on hold for 15 minutes, I was transferred to the Sales Department. The person I spoke with was very rude and started yelling at me when I asked about my policy and why it was not active as of yet. He then informed me it was now active and would sent me policy updates. After 10 minutes of waiting on a policy, I called back and demanded a full refund. Benny in the Sales Department informed me I would be issued a refund tomorrow. I won't hold my breath. This place is a total scam. DO NOT USE THIS COMPANY!     I am very disappointed with this company. The pros they recommend are not very good OR professional in our opinion unless you escalate and then you get a good one, that's what happened with our AC claim. This second experience really did it! We put in a request for our water heater and come to find out it was still under warranty but we still had to pay the fee for the pro who never came out but call the manufacturer directly to find out it was still under warranty but they could repair it for $500. Well the pro ordered the parts NEVER FOLLOWED UP with the status of the parts, we were texting them and calling them NOTHING. Then finally I called the manufacturer and come to find out the parts were sent and they were free!!!! So what the hell the $500 was for labor??? Then since we got frustrated the pro decided he wasn't repairing anything and cancelled and we was out of our service fee and $500.

    Select Home call the pro and the pro said they came out to the house and which they did not ever so it was nothing they could do! So after 2 1/2 weeks of being without hot water, we requested the parts which never came from the manufacturer and we had to call them back to get the part number and order them from a wholesale. They came fast and we ended up repairing our own water heater (YouTube) now we have extra parts cause the ones from the manufacturer finally came as well. We was so disappointed with select and the process to get my money back is another big issue. I paid in advance for 5 years. NEVER EVER AGAIN!!! THEY WILL BOUNCE YOU ALL AROUND to try and change your mind apologize and offer discounts on the next service...NO! I want my money back!!!     Not worth the money. They will devalue every appliance you have and if they can't fix it they will pay you what they think the value is. So if you have a 3 or 4 year old microwave that costs $400 to replace they will give you 20% of the cost. This happened to me. $95 for a $400 Built in microwave. Also $75 for a $180 dollar garbage disposal. Plus you have to foot the bill to have it installed. Read the fine print on your HVAC system because they will not cover anything if at first you don't spend a couple of hundred dollars per year in maintenance on the HVAC. If you do the cleaning yourself they won't count that. So when it breaks you get stuck with the bill.

    READ THE FINE PRINT! They write the contracts so they don't have to pay. You're better off putting the $ you spend in a shoe box and save it for when you need it. The customer support is not local and if it is they can't speak English without an Indian accent. Every person I spoke to was not from the US. SAVE YOUR MONEY. So my $499 dollar policy cost me a total of $2500 minus $75 for the garbage disposal and $95 for the microwave. The 3 HVAC techs that came out told me the same thing. They should have covered the repair but didn't. They all said the home warranty is a waste of money. Don't learn the hard way like did.

    I've had a truly terrible experience with Select Home Warranty after switching from my old home warranty company. The wait time to get a claim resolved has been extreme (we were without a working dryer for nearly two months, and I've now waited for nearly two months to get a dishwasher repair completed, which remains pending). Select will not allow a contractor to make a repair until they can review an initial diagnosis, so any claim requires multiple visits to your home, and opportunity for delay before any work begins.

    You are also required to pay a contractor the deductible directly, and they usually tack on a transaction fee. We also experienced a purported miscommunication, where a contractor sent repair info to Select to be approved and Select claimed they did not receive it, adding to a delay in getting a much needed repair done. Select partially denied another claim despite it being arguably covered in my contract. In short - I recommend you stay away from Select - in my opinion it would be easier and quicker to pay for a repair out of pocket or just do it yourself. I miss my old home warranty company (American Home Shield) and can't wait till this contract ends so I can go back to them. I am utterly disappointed and frustrated with Select; I'm confused why they are so highly rated as it's been a terrible experience from the start for us.

    On March 3, 2034, I put in a claim with Select Home Warranty for my refrigerator and freezer. The fridge and not cooling, all of the food and ice in my freezer had thawed and there was water on the floor. The earliest they said they could schedule a service technician to come to my home was March 14, 2024! Sears Appliance Repair was the company that came to my home on March 14, 2024. After an assessment of the work, the technician realized that my unit needed a new thermostat. He placed an order for a new thermostat and said it would be shipped to my house within a week and rescheduled me a new appt for install on March 29, 2024!

    The part came within a week. LUCKY FOR ME Sears Appliance Repair were able to return on March 25, 2024. The technician did the install and said to give it some time before the compressor starts to work. I woke up the next morning (March 26) and not only is the fridge and freezer still warm, but no ice was made last night!

    I immediately called Select Home Warranty (9 am) to see when a technician can come back out to my home for rework. I was told to wait for an email with instructions on when the technician would come back to my house for the rework. By 12 noon, I still had not received an email. So I call Select Home Warranty again. I was told the same thing, ...wait for an email. Now it is 4:30 pm, no email no phone calls. I called Select Home Warranty and the agent informed me that Sears Appliance Repairs performed the work and that I would have to put in another claim. I informed the agent that the work was not completed, the fridge was still not cooling nor making ice and I should not have to put in another claim.

    It is now 9 pm and I still have not received an email or a call back as promised. I have literally been without the use of a fridge and freezer since March 7, 2024!! This has been unsatisfactory experience to say the least so I have no choice but to pay out of pocket for a repair person. But I do have a choice to cancel this warranty immediately.

    This is my first time using Select Home Warranty and last. I hope none of you warranty holder ever have to go through the experience that I have had with this company. Sears Appliance Repairs need to do a better job to check on a client after the work has been done to see if the work was ACTUALLY completed to the customers' satisfaction. I am VERY disappointed in both companies and I am still without the use of my fridge 9:30pm March 26, 2024!!!

    Reasons we decided to cancel. They either do not authorize repairs/replacements suggested by the contractors they pick (water heater) or they delay service so much you decide to call your own and pay out of pocket. It happened after a hurricane. We had no electricity in the house. Repairs were covered and the claim was authorized but none of their contractors would be able to come for at least 5 days. 5 days without electricity (!). They might as well have denied coverage. My husband found his own contractor who came the same day and ended up paying out of pocket.

    They won’t fix or replace if it cannot be fixed as they say when they sell you the policy. Our water heater was supposed to be covered. They did not authorize the replacement suggested by the contractor they sent, because it’s a model they do not cover , a detail, the heater model type, was never mentioned when we bought the warranty. The contractor managed to find a way around, a temporary fix for $390. Still Select H. W. would cover only $225. When I asked why they said it was because the amount was above what they calculate that repair would cost, ironic considering Select H. W. chose that contractor thus determined the price.

    When you decide to cancel it might take you 2 days, 2.5 hours on the phone, talking to 5 different representatives from two different departments (customer service and customer loyalty office) to finally cancel. Representatives will mention you need to talk to a manager to finalize cancellation a manager that is never available when you call but will call you back and then never does. They will detract more than the mentioned $75 dollars service fee from your refund if you discontinue/cancel after 30 days, because they will pro rate the days of service. In our case we are getting $75 plus $185 even if the reason we cancel is because they failed to provide service on at least 3 occasions.

    This is not Warranty for your house, this is scam to get you money. I have a call my dishwasher and they charged a fee and I got denied since it was the second month of signing in and it need to replace! But I fixed it myself with just pushing the water handle back in!! The people that showed up in my house simply got a look and ask us to sign paperwork and left. They said they come and fix it, then the response was the dishwasher need to replace and since it is the second month of signing in, it's my responsibility! I look into myself and all it need it was push the water handle push back in! It did got more upset then! It was a same issue on fridge and again sign paper and now it's not fixable and has to change the refrigerator myself!

    Called to find where I can find a place to complain about the contractor but contractor has nothing except bad review on Google! I have complained about it to Attorney General of AZ and they are investigating but I don't think they would do anything about it. This all about scam company!     After spending at least 6 hours back and forth on the phone with “Select Home Warranty” and their contractor, starting 01/05/2024 to 01/22/2024 (after 18 days), while my refrigerator did not work well, they informed me a quote of $1,647.13 repair cost where they can only reimburse me $500 as the “Available Cap”. When “Select Home Warranty” tries to sell this service to me, they never explained about the “Available Cap” and just trying to say very good things to convince me to purchase their service.

    We decided to request for disconnecting the contract, as they promised us that they do it immediately if we were not satisfy of their service. When I asked their billing department for refund, they told me they cannot refund the whole amount and referred me to “Customer Loyalty” department, where I had to spend the total times of 105 minutes in 4 back and forth callings because they tried to convince us for continuing the service and never paid attention to their unreliable and tardy services that caused us lots of headaches during 18 days.

    Unless you can provide 36 months' worth of maintenance records for your heating/HVAC- this dishonest company will not cover you. I signed up for Select Home Warranty about nine months ago. I was told that after paying $65 per service call, all expenses associated with any warranty claim will be covered. In Jan 2024, I placed a call for a heating issue. A technician showed up and diagnosed the issue, he told me that the repair cost of about $700 will have to approved by SHW. A few days later, Select Home Warranty asked me to provide 36 months of maintenance records in order to cover the claim. I don't think 95% of people have that kind of documentation for all our home appliances and HVAC systems. I was denied. Please be careful, the salespeople are not honest and they will scam you just like they scammed me.

    A few months before that, I placed a call for a dishwasher issue. This time, Select Home Warranty sent me a $150.00 check rather than repair or replacing the issue. I was told given the age of my dishwasher (which isn't too old) the max coverage is $150. I ended up spending close to $1,000 buying a new dishwasher. The salesperson will also tell you that you can always cancel your warranty after the first month, this is also a lie. I tried to cancel, but there is no refund for the remaining months.

    I purchased a home warranty from Select Home Warranty after the salesperson assured me they had plenty of technicians in my area. The first claim I filed with them for an electrician, after 2 days I received an e-mail stating that they had no available technicians currently. I waited another day and called them to be told I needed to wait until it had been 5 days to see if there were any available then. I waited 6 days and called back and was then told they had no technician in my area and she proceeded to offer me a list that I could call myself. When I find one he needs to come and diagnose the problem and call them to find out if the issue will be covered. They didn't hesitate to take my money but now I have to do the job they get paid for.

    I was mislead by the salesperson telling me they had plenty of technicians in my area just to sell me a contract. It should not be legal to give false information just to make a sell. This company is rated #2 which is why I chose them thinking they would be striving to hit #1, but I don't see how that will happen with service like this.

    I have bought due to good pricing for a long term coverage took 5 year coverage with Select Home Warranty, but after 13 months, I have had my first problem of dryer not working. The Select Home Warranty call center will respond quickly, however their assigned technician companies are very slow to respond, they never pick up the phones and take 2 to 3 weeks to arrive to your doorstep, and take 2 to 3 weeks to give the report to SHW. If you are looking to resolve an issue quickly, SHW company is the worst company to work with.

    Their claim department is another worst experience, they provide depreciated value of your items, that means any amount they tell is the one you will get, to send the check they will take additional 3 months. My dryer repair cost estimate is $550, I purchase newly and send the invoice as a proof of $640/-, then they only approved $200, where you already paid $60 as a technician service fee.

    If you try to cancel your long-term policy, that is a nightmare with this company. They just stall and provide all kinds of excuses to cancel and return your money. Transfer one agent to another, one manager to another manager. Also if you cancel your policy the existing claim which happened in the past, they will not pay. Worst company in the industry to work with. Please run away buying policy from this company. Even if the policy purchase is FREE, dealing with company will be a nightmare for claim processing. Please stay away.

    Select Home Warranty put words in my mouth when filing a water heater claim. They said I said it was leaking which I did not say. I had to get my own plumber to say it was not leaking. Then Select said it had a gas leak. Again I had my own plumber say it was not leaking gas. Then they try and say the 30 days wasn’t up to cover the water heater. I join Select Home Warranty January 10, 2024. It is now March 19th and the 30 days is passed and they refused to comply with the contract, put words in my mouth and circumvents the contract.

    Just wanted to take the time to write an extensive review considering how utterly poor the service was and is borderline fraud in my opinion. We moved to St. Simons Island GA not quite a year ago and purchased a 5 year plan. We have made 5 claims all of which are still outstanding or denied.

    1) We have a swim spa (which is an above ground pool/spa) which I told the salesperson when we bought the policy. They do not cover -- which is fine, but do not sell it to me as if it is covered.

    2) They never had technicians in our area. This is fine as well. However, they state that you can find your own technician and they will pay for the diagnosis (if over the covered $75). We have never received a check. The cost of the visits have always been substantially more than the $75. We have also had to call in repeatedly to see the status. They continually state that you can see it on the website. All you can see on the web is that there is a claim, nothing about it. You cannot review the details.

    3) We had two separate plumbing issues. The laundry valve leaked and the shower in the master needed to be replaced. Both of which would have maxed out at $250 & $500 even though the cost to repair is way more than that. (Okay, I get it). When I called to check on it, I was told multiple different answers. One was that they would only pay $500 per year -- meaning I would never even get my money back just for the policy itself -- I had bought a 5 year. To date, we have still not received any of the money back. For the shower, it will cost of ~5K-10K since we will have to completely rip out the tile & marble to get to the shower pan.

    4) Our 30 yr old oven range broke. Again, they didn't have any technicians, so we were told to find our own. The oven didn't heat properly and we were told not to use the back burner of the gas range because it was a safety issue. The repairman could not find parts available to purchase, so we needed to purchase a new range. We called in to check status and were told verbally that it would be capped out at $500. They asked that I resubmit all the documents. By the way if you put anything other than the claim number on the subject line, they will say they didn't receive it. (I never received the overage for the technician call reimbursement either).

    Silence from them until I call in 2 months later for another claim and call to see why or what I need to do to receive the check. They deny it saying that they don't cover broken doors. Burner, Control Board, Broiler igniter, hinges on door and one other thing. Since the door was listed on list the technician provided, the company refused the entire claim stating that it could not cover the repair.

    5) We open a claim 2 days ago for an A/C repair online. They boast openly about having a 7x24 center. Luckily it is spring and it is not terribly hot, but we need to have someone out immediately, not 72 hours after the fact (or longer). I am immediately assigned a case number (via the web), but they state it will be 24-48 hours before anyone can review. I call in today at 48 hours and they tell me that it is still being reviewed and it is a Sunday so there likely won't be a response today. I am certain they will eventually come back and say there are no technicians available in my area. (I live in St. Simons Island GA where there are many wealthy people and many opportunities for plumbers and electricians to make a living -- I don't understand the problem). They need to be able to have rules for "emergencies" where waiting 3 days just to find your own person is not acceptable.

    6) Finally, they have no escalation path. When I was upset and trying to speak with a manager, the agent would not offer any path of resolution -- only that I was wrong and that their policy clearly states, blah blah blah.

    I will be calling in Monday when the option to cancel my service is available. I will be looking for other avenues to tell my story as this company is operating shady business practices. We did read the entire contract cover to cover on more than one occasion.

    Bought coverage with Select since January. Did my first claim March 6th because my water heater went out. Called in and they took 3 days to send someone. Then after they came they took a week to review, after I finally got a call they tell me that they would give me $175 credit because they can't replace anything after 60 days when my contract says 30 days after the policy is bought. After that I told them to cancel my policy so they began to make all kinds of offers so I wouldn’t cancel. After 41 minutes on the phone saying to cancel they tell me that I need to speak to the representative that sold me the policy, that he would call me in the next 3 hours.

    He called me a day later and tried to convince me by covering $500 instead of the original $175. He said that their vendors that came to my home asked for $1300 but that if I went to home depot and did it myself that it would run about the $500. Which I said to him, why would I pay you as a company then to go and serve and do everything myself. So I declined the offer so he told me that anyway $500 was my limit on water heaters when they had said they covered $11,000 per year for anything my home needed. I asked them 3 times if there were limits and they said no. The contract does not state any limits either but of course they come out with their reasons. So practically if I was in their 60 day time frame to cover I was still going to get $500 and had to pay $800 out of pocket. Don't waste your time and money on these crooks!!!

    I did warranty for 2 of my houses on August 2023, the agent pushed and persuaded me to do it for 3 years and get a big discount but I have to pay the full amount. I paid $1470 for 3 years. I never used it until February 2024 when my water heater started to leak and this is when I realized that this company is a big scam. I submitted 2 claims to them since December 2023 with emails stating that they’ve issued reimbursement checks for them and I would receive them in 7 days. It has been 3 month and I’ve yet to receive anything in the mail. I called the company to inquire and every time they tell me to wait another 4-6 weeks. Today I called and asked for a refund for my monthly premiums and they cancelled my policy without my authorization and now refuse to pay out anything, including the original claims.

    On January 1st, 2024 we filed a claim to have someone come out and look at the plumbing to our hot water heater. At first they told us that the hot water heater was not covered. My husband got on the phone and spoke to a manager explaining that it was the plumbing going to the hot water heater. They approved the claim and "set up" for a company to come out to look at the problem. The appointment was scheduled for 1/7/24 which was a Sunday so of course no one called or showed. Since then we have been calling them at least once a week and at the 1st part of the conversation they tell us that it's not included in our policy, then when I tell them to read our file from the beginning they come back on the phone and tell us the same thing.. "They will expedite our claim."

    Finally we had a company come out yesterday and said that due to the leaking of the pipe and waiting so long to get approval the hot water heater is no longer repairable. He sent in the invoice and we got a reply that due to the cost of the "repair" the hot water unit was not worth the cost. HOWEVER they did offer us $200.00 to go towards the repair. We ended up calling them and cancelling our contract. It is pretty sad that we had to waste over 2 months to get told no. Select Home Warranty doesn't care about their customers.

    I have used this company twice. First time to get an HVAC repaired. The technician was so incompetent that I had to replace the unit for 5000$ after his visit - of which they graciously reimbursed 185! Second time I had to repair my 1300$ stove and was told that it was too expensive to repair - so they would grant me 185$ to repair or replace... I can do neither with that money. Let's also not forget about the 65$ service charge involved, effectively reducing their reimbursement to 120$. For a new stove. A complete joke.

    If you need insurance that pays you a fraction of what your appliances are worth if they need repair, involves completely clueless technicians for their service that cause more damage than what they repair, and also has zero customer support: This company is for you. I am healed forever and immediately canceled my insurance with these frauds.

    To anyone considering purchasing a home warranty plan from Select Home, my advice would be RUN AWAY, not walk away from their full throated deception and sweet talks. This is NOT a company that's mission is to serve you, but to STEAL your money. And when caught red-handed in your cookie-jar, they are unabashedly unrepentant. Unlike many other companies, their contract is not full of legal mumbo-jumbo, but written in plain English. Know that that's a honey trap. They will NEVER repair your appliance under warranty or refund your money unless you go through your credit card company.

    I purchased 6-years warranty for $2,475. Three months after purchase, my dishwasher controller board developed fault. The local technician was very much confident, it could be fixed in a day if the company would approve the repair. First, they kept mum for 11 days - no communication, period. Then insulted me with a net compensation of $133, declaring it as irreparable. They would not let me talk to a supervisor or to a member of the resolution team. 'My way or Highway' is their business motto. They would NOT offer me any other choice.

    So, I initiated a cancellation when all hell broke loose. Supervisors called, promised that this dishwasher thing was an aberration. That all future repairs would be done pronto, hassle free. But the big exception was ONLY this time. They begged, pleaded, expressed remorse, put me on a pedestal, told me how valuable customer I had been to them. All good - but they won't honor their cancellation clause, won't refund me my money. So, I gave them 24 hour ultimatum, that'd 17 days all together. So, this morning I raised a dispute with my credit card company. Please, stay tuned for real time updates.

    I purchased this home warranty policy based on a conversation with a sales person before I purchased my "new to me" home. During the conversation I asked if the warranty company needed an inspection of some sort and the answer was no. I was surprised and asked how it worked. The answer was very simple: "We repair the appliance or we replace the appliance if it can't be repaired. All you have to pay is your one time service fee of $65.00.". The sales person said that a couple of times. The only limitation was a 30 day waiting period before the policy would kick in. I agreed that that made total sense to make sure everything was working.

    After ensuring me that they will take care of me and my contribution for a claim will never be more than $65.00, he tried to sell me policies for my rental houses, which I luckily declined. Now that I am having problems with my hvac system, they are throwing all sorts of limitations at me. During the last claim, they insisted that refrigerant was not covered. After insisting that I was never told about this limitation, they finally covered the entire repair. Then we found out that the emergency heat element is not working.

    After first approving this claim, they are now saying that my system is too old for repairs and they approved replacement of the entire system. This was over the phone and I asked to be sent an email confirming that they are replacing my system. I was promised to receive this confirmation after two to three days, but it never came.

    I called back after a week of waiting only to be told that they would reimburse me $600.00 after proof of replacing the system. NOT what they promised me before purchasing the policy. They are saying that they mainly communicate by email but they call me to give me new information. Why is that?? When I send an email to complain, they call me back to discuss and constantly tell me the same thing, which is that they are doing what is in the policy. The issue is, that the sales person never made me aware of any limitations. He never told me that the 30 day waiting period was for me to review a contract. He kept telling me that they will repair or replace an appliance if it can't be repaired.

    I can't speak for other home warranty companies, but Select Home Warranty is not here to help me and they lied and intentionally mislead me to sell policies. I can not see a single scenario in which it can be helpful to buy a home warranty policy from Select. They will NOT replace anything without asking the customer to chip a considerable amount and then, what was it good for to have this so called protection. It is a scam at best, fraud in my opinion, because they withhold important information during the sales call. Had I known about the limitations and restrictions, I would have never ever bought this policy. All they are doing is moving money from the customer's pocket to theirs.

    I purchased the highest coverage with month to month payments. I was told coverage and service calls start after 30 days of the start of the contract, which would be standard and understandable. After 30 days, so once my second payment was charged to my credit card, I placed a call for a dryer issue. The tech came out, I paid the $75 service call deductible. He diagnosed the issue and the next day I got an email that the work is not covered because it is within 30 days of the coverage. When I called them they said there is a 2nd 30 day period, so it is not 30 but 60 days from the initial purchase of the contract. I canceled the coverage on the call, and of course they charged me for the $75 cancelation fee. They had 0 interest in trying to solve my problem, and how they sell the coverage is misleading. Of course, if you read the fine print in their contract you might be able to find the details somewhere. Horrible experience after the initial sale call.

    In 2020, I bought a multiple year package for over $1000. The agent promised me that if my refrigerator or any appliances would break that they would fix them to working condition. Well my refrigerator broke and then my AC. My refrigerator broke. They sent an incompetent guy to fix it. Made me pay for the labor as the fine print only pay for parts (and not the labor)! Wasted more money. Then my AC broke and they refused to pay anything because it was not a wear and tear issue. And even if it was wear and tear, they won’t repair it because it was so old.     I have Select home warranty and on 1/3/2024 our furnace went out and it happened to be _20 zero. I called them. Filed a claim. 2 weeks went by. I called them. They emailed me saying they had no one in our area and gave permission for me to find someone so I did and now 3 weeks have passed I had Gibson heating come out give me a quote then the next day I called them. They said go online and email them the quote so I did. A few more days passed and I called them again. They said never received it so I double checked the email they gave me and tried again because this time it said address unknown. My boyfriend tried on his phone. Same thing. Address not found. So till this day nothing. What do I do now.

    Select Home Warranty responded to my claim with an email stating that they did not have technicians available at the moment and that I should hire a 3rd party technician to come diagnose the issue and that they would reimburse me. I did what they suggested and they found nothing wrong with the system, I was billed $300 for the technician's time. A few days later the compressor stopped working so I called Select Home Warranty to explain the situation and they told me to have the 3rd party tech come back and diagnose the issue and that I could submit both invoices for reimbursement once complete.

    Again, I took their word for it and had the 3rd party come back. They found that the compressor had locked out due to high pressure in the system and they billed me $200 for the visit. I submitted both invoices and Select Home Warranty explained that they would not reimburse me due to some fine print in our contract. I am very unhappy that they did not reimburse me as they led me to believe. This repair cost more than the home warranty cost me in the first place, which makes me believe this home warranty will always have fine print and will never cover anything in my home.

Towards buying the dryer $200 was approved by the claims dept. That means all you are getting after several calls and follow is $140 for purchasing a new dryer. You need to buy the dryer and send them the receipt, then they will approve and send the payment of $200 which will ever take to reach you. This company is a scam, don't buy warranty from them. I have purchased 5 years SHW warranty from them, regret to buy using the sales tactics done by the company sales people. Don't buy.

    Opened claim on 2/8/24, technician did not show up until 2/16/24. I was told they would notify Select Home Warranty that they needed approval for the part. Heard nothing from Select Home Warranty on update for part approval. Called again on 2/23/24 for update, was told SHW was “looking into” ordering my part. Called on 2/26/24 asking if my part was approved, was told not yet, researching part. Asked to speak with a supervisor, was told one would call me that day. Heard nothing, no one called me. Called again on 2/27/24, asking to speak with a supervisor and was told to be patient even though i have been patient since 2/8/24 a total of 19 days!!! Is that not patient enough??? THE WORST CUSTOMER SERVICE EVER!!!

    My Fridge stopped working so I submitted a claim. I got an email that they would not cover work already done. No work was done. When the fridge was bought the fresh food fan was replaced by the manufacturer in 2015. It is now 2024. I called explaining that and was told no problem the case would be reopened. Two days pass nothing. I call back and the case is still closed because work was done and no record of my previous call. I go back through the process and they tell me I will be contacted. No fridge and nothing done 3 days now. No valid escalation process and while everyone is super nice nothing ever gets done.

    This company is a SCAM! The only reason they have positive reviews is that they offer for new customers an additional month of coverage in exchange for a favorable REVIEW, a practice that should be deemed ILLEGAL. While they may appear more affordable than Fidelity National and Home Shield, their level of service is ZERO, NON-EXISTENT. I have experience with both Fidelity and HomeShield, and even if their service wasn't perfect, they promptly sent a technician after online copay payment. In contrast, dealing with this scam company requires four calls just to have someone show up, and even WORSE, the initial visit is solely to submit a report to Select Home Warranty for approval, which, unsurprisingly, they don't grant. AVOID this company. I am canceling the policies our family has with them.

    Beware when submitting your information online for a quote from this company. Submitted my information and got the quote online and was not interested. The next business day I got a call from this company and I told them I was not interested and to please take me off their call list. Since then they have continued to call daily; even though I have told them again I am not interested and to stop calling. Can't vouch to their services; but if this is what they are like before becoming a customer; I can't imagine how hard it is to cancel.

    On January 30th 2024 I called Select Home Warranty because my garage door wasn’t closing all the way down, the door wasn’t closing completely. A claim was created and SHW sent Real Garage Door Service to assess what was going on or with my garage door. The technician that came was, in my opinion, very unprofessional because of the way he performed the inspection and the way he went about assessing what was wrong so much so that after he left, my garage door wouldn’t close at all. I never received a written report from RGD but the technician told me that the springs and motor needed to be replaced basically telling me the whole system needed to be replaced.

    Days passed and due to lack of information I called SHW and found out that RGD had said that the springs needed to be replaced. SHW told me the springs were not covered under warranty. I proceeded to call Wayne Dalton to assess my garage door because I knew that the springs were not the problem. As you can see in the attached invoice the problem were not the springs, not the motor, not the gears but the belt rail. "6.3.7. Garage Door Opener. This Agreement covers the following garage door opener components: (i) control board; (ii) motors; (iii) chains; (iv) belts;" I would like for my $125 to be reimbursed because Real Garage Doors was wrong in their diagnosis of the problem and all they wanted was to sell me a new system and that is just wrong and unacceptable. I would also like to be reimbursed $240 which is $145 for labor and $95 for the part replaced. Looking forward to hearing from you and to solving this. Respectfully.

    Looking for a "replacement" warranty to the one I had had for 8+ years through SEARS, I wasn't sure which one to go with, especially with so many options to chose from.     I never felt rushed like he had to get off the phone to take the next call and make the next sale. In fact, we worked out an agreement, given my age--66, that put me in a plan that was even more equitable than initially thought. So, if Robert is paid on commission based on the final price, he went to bat for me over the company he represents. At this juncture, I suspect that Select Home has a customer for at least three years, and probably more.

    Do NOT use this company! All of the positive reviews above are in regards to the initial sales call and starting the contract. After that it all goes downhill... On my first claim, which was 6 months into my contract, they immediately determined my cooktop to be irreparable and stated section 8.3 of the contract which states they will only pay a "depreciated" value...and their depreciated value is pennies! My cooktop was having issue with two burners. It's a $3000 unit when new, and the repairs were estimated at $600 and submitted by a local technician ... SHW only offered to pay $150. They were not even willing to discuss the depreciation and how they got to that conclusion. They just kept stating the same sentence over and over, they would "pay $150 for repair or replacement of the unit based on its depreciated value". DO NOT RECOMMEND!
