    My call required a second agents. I had to request (a supervisor). The supervisor was able to address my situation making the call successful. Unfortunately your first agent made me frustrated. I was not able to understand him. His extremely strong foreign accent needs correction. I spent more than 15 minutes asking him to repeat his statements to no avail. He simply lacks the ability to do his job. His annunciation of the English language is incomprehensible. He made my conversation with him a nightmare. I am thankful for him getting a supervisor for me. I requested a supervisor several times. Although the wait for the supervisor was long, it was worth it. The supervisor made the call a success.

    I received a postcard in the mail from Select Home Warranty which came at the perfect time as I have been shopping for home warranty.     Speaking to Peter made renewing my policy easy. I was able to call in tell him I wanted the old policy I used to have put back in place and with the best options available. He was able to locate my old policy and give me an ok rate to lock in for the length of my policy.     I have had the warranty since 2017, when I bought my home. I put in a claim for my furnace which was not working properly, coming on, in Feb 2022. First they couldn't find anyone in my area to service my furnace, so they authorized someone I chose. I have used the same HVAC service since purchasing the home; they service my furnace and air conditioners on a yearly basis. Home Select asked for 3 years maintenance records, and I sent them 21 pages. Then they wanted maintenance records from a time I did not own the home.

    They stated they would only pay for $150 towards the repair. I have been waiting months and I have yet to get any money from this company. I just called about the money, and again was told they needed the maintenance records. This company seems to get good ratings on the front end when they are trying to get your business. However, there are numerous complaints showing they don't deliver on the other end. Stay clear of this business at all costs!!!

    First, I signed up online. They never sent me a copy of the breakdown of the policy. All I had to go off of was what was displayed when I picked my plan. Then I chose to pay monthly, they charged me for a full year. I had to call in and was annoyed so just wanted to get reimbursed and cancel it. The lady fixed the overpayment and then talked me into staying. I should have listened to my gut. Fast forward 6 months, I had a leak from the pipe on my exterior wall that leads to a hose faucet. The leak was from the pipe in my wall. I called to file a claim, they told me it would take 1-2 days. Keep in mind I had to shut off the entire water supply to my home to avoid the pipe from spewing out water. Having no water for more than a day is not doable.

    Anyways, when I called to give my claim, I felt the rep didn't understand fully what I was explaining. He said it would go to review and I should hear back. 4 hours later it was denied because it had was on the outside of the home. Even though, the pipe comes from inside to the outside and was leaking between the actual walls... it was denied. Nobody called to get a picture or ask further questions. They just denied. I tried several times today to call and cancel all together and sit on hold for over 20 minutes each time. It has been a pain in the **. I do not recommend them at all.

    Don't believe the good reviews. I've been a member since 4-2020. Everyone of the 4 service requests have been difficult, resulting in frustration. (The companies they use don't even like taking their calls!) Waited 2 weeks in 90-100 degree weather last year to have a company come out and then waited for parts to arrive. Only 1 part arrived & I paid for the other. Then the other arrived late but I could not get reimbursed for it or, the labor. When I call Select I get no resolution (idiots). Last week, I initiated a call for a leaking fridge on a Thursday & didn't hear back from them till following Monday. After 2 no shows from their company this week it is now Friday with a promise they'll be out on Saturday from the no show company. SELECT HOME WARRANTY MAKES GREAT PROMISES BUT DOESN'T DELIVER! LOOK ELSEWHERE...

    They lie and change comments and diagnostics from service vendors. I would never recommend to anyone to buy this warranty. One has to keep calling and fight for the claim. We had a refrigerator claim. For a $2700 refrigerator they offered us $175. For an AC unit, they lied and denied the claim. I will fill a lawsuit against them.

    Any claim will not be addressed. If a repair man is sent they cannot do any work that day. It is such a process, you have to fight with the company to get any work done. It’s not worth the trouble. They will try their best not to pay for any claim and will also put a dollar amount on a claim. Even if the upper management get involved it’s a joke. You’re better off just saving your money and getting your repairs done yourself.

    Not good at all. Ask questions before purchasing. They will tell you they don't pay for a new product. They will only give depreciation value up to $150. Buyer beware.     We have 2 washing machines in our home. They both had issues at the same time. I submitted 2 claims. SHW called me to confirm and said they would have to send out 2 different companies since the washers are 2 different brands. Which included paying $75 to each service company and I didn't have a problem with that. They sent out the first company, diagnosed the problem, ordered the parts, fixed the issue. The second company came out, diagnosed the problem, said they would need to order the parts and then I received an email from SHW saying my second washer was not covered under the contract. Even though there is absolutely no place in the contract that states that!!

    I called SHW and asked why would they send out a 2nd service company knowing my 2nd washer was not covered and charge me $75 just to send me an email saying it was not covered? Why wouldn't they have told me BEFORE sending someone out that the 2nd washer was not covered? We went round and round with 4 different people and they refuse to refund us the $75! It took several calls to even be able to speak to a supervisor! I am so unhappy with this company and will be cancelling our contract!! They even admitted that it is not in the contract that only 1 washer is covered!! THE WORST CUSTOMER SERVICE EVER!!!! I can guarantee you that SHW is not about the customer... they are only about making money even if it's about scamming customers and not communicating that second machines are not covered! If I could I would rate it negative 5 stars!!

    100 % SCAM SCAM SCAM. If you are looking for home warranty then you are a new homebuyer just like me. The mistake I made is I went through online reviews. if you are on the same boat then don't commit same mistake. Just ask your neighbor/family/friend if they have home warranty. I am pretty much sure that they don't have it. Because existing home owners don't fall for this trap or they have been through it. I asked my friend and my neighbor after I fell into the Select home warranty trap and they told me exactly the same story of 100$ as below.

    So don't go by my review, just get personal advice from your friend or neighbor before taking any home warranty. Or go by Reddit forums, as all the positive reviews on Google or BBB are fake and bought by money. So below is the story. If you are a new home buyer then please read as I want you to save from an ordeal as it is very stressful and will ultimately drain you out mentally and monetarily.

    1. I was sold select home warranty policy by an agent with the promise that in case of any issue they will fix my appliance or replace it with an equivalent one. He also boasted about a good coverage of technicians in my area. He also said that I can cancel my warranty within 2 months if I don't like the service. I paid for the entire year (they will prey you to get yearly service). 2. My A/C broke down 2 months back. 3. I called select home warranty and they raised a claim. 4. 24 hours later there was no update from SHW (select home warranty). 5. I called them and they said that they don't have any technicians in my area. they gave me an option to hire my own technician and they will reimburse me the expense minus the service fees. 6. I didn't accepted the offer as i don't want to go through the hassle of reimbursement process.

    7. This goes on and on for 2 weeks. Can you imagine they couldn't find a technician for 2 weeks. 8. After 2 weeks I gave up and opted for my own technician as it was getting hot. 9. Technician came and gave me the estimate and he talked to SHW agent and over the phone we got the approval for repair. 10. SHW agent promised to reimburse money over the phone minus service fees. 11. I paid the full money to my technician and my A/C was fixed. 12. Now I sent the invoice to SHW and they kept it hanging for a week. 13. After that I got reimbursement check of just 125$, which is ridiculous for A/C repair cost. 14. I checked with my neighbor and friends and they told me the same story of 100$ reimbursement only or not covering the cost at all. 15.I called SHW and asked them to cancel my service. They told me that there will be 75$ cancellation fees WTH. 16. They tried to retain me by saying that they will do better in next issue LOL.

    So if you have fallen for their service and reading this then I would suggest to do below. 1. Write reviews in as many place so that people can be made aware of this scam. 2. Dispute charge with credit card company as they are doing false advertising. Let the credit card investigate and made aware of malpractice of this company. 3. I am writing a complaint to FTC so please do that as well. 4. They know that 99% of the people are busy in their life and won't write to FTC or review. 5. That's why they make money because it is a win-win situation for them. If you don't get any issue for a year then they make money. If you get an issue then they make money by not paying you and knowing that you won't complain. 6. It is 500$ average for an year per user. But with so many new home buyer they are raking in millions with this scam. 7. Because they know there won't be any returning customer so they are just preying on new home buyer.

    So don't go by just the reviews. Do some due diligence at a personal level as well. If you can find one person with any home warranty (not just SHW) with a positive review then go with that. Otherwise I will suggest saving the money for warranty in an account and use it for your repair. In that way you will have a lot more mental peace.

    I called to have someone come out and look at my AC because it smelled like it was burning and wasn't cooling correctly. They had the wrong information on my plan. Said I had sold my house and the policy with it (not true). They get that worked out and then they send the contractor out between 8am and 5 pm was the window I had. I contact the contractor company that is suppose to be coming out whom you can't get anyone on the phone for only their chat online and am told they will be here between 9 and 10. Ok great. So I take off work.... And then I get an email that says between 1026 and 1156. Ok that's annoying but still ok. By 10:30 I had a voicemail from the company saying they needed to reschedule because I didn't answer my phone when the tech called me. Umm the tech didn't follow my directions of leaving a voicemail, or sending me a text message.

    I work from home and taking inbound phone calls I can't always answer my phone and especially if I don't know that number. So, they blew me off and wouldn't come back that day. I now had to wait another week because Select doesn't have any other company that can come out to look at it. Apparently they only have one AC company they work with. Don't waste you time and money with this company. They are not for your customer service, and they do not care about your time. If something goes wrong it will be your fault that the contractor didn't show up not theirs and certainly not the contractor's fault.

    I had a leak from the plumbing system in the attic. I couldn't wait to file a claim (the office closed at the time) and hired someone to fix it. They declined my claim citing that the service was not authorized. They need to be reasonable in handling this kind of emergency situation. Nobody can let such an issue continue and wait for the technician which usually takes more than 48 hours.

    Service Plus' intake representative was courteous and informative. An appointment was scheduled for the next week, according to a service business. Eduardo, the technician, arrived on time and performed admirably. After troubleshooting, I had to replace my garbage disposal. Rather than having the guy order a replacement from an unknown manufacturer (I had a badger), I volunteered to provide a new replacement disposal, so all the tech had to do was remove the old one and replace it with the new universal fitting one. He got permission from Service Plus to do so, and the installation went off without a hitch. This prevented a second visit, and Service Plus incurred no costs for the replacement garbage disposal since, when the contract comes up for renewal, they keep track of the total cost of this service call and any others made during the contract period in order to establish the new contract's cost.

    They lie about the coverage they provide. They don’t give you a copy of the policy before you purchase the policy. I had to ask for it twice before it was emailed to me, and had to print it myself. Their cancellation policy is a scam. They keep most of the money you paid them. On a 2 year policy which cost me over $600 they prorated my refund and gave me $200 back. I canceled before the start of the 2nd and 3rd year. They are a scam company!

    The worst company I have ever dealt with. I have had a Select home warranty insurance policy for over a year and just had to file my first claim as my microwave stopped working. Instead of having someone come out to assess the issue, I received an email stating that I would only be reimbursed $95 and it was their prerogative to do so as stated in their contract. "In lieu of replacing a system or appliance that is deemed irreparable or it is not cost effective to repair, said determination being made by Select, Select may choose to pay a cash settlement for the irreparable component of the system or appliance. Select is not responsible for installation. The cash settlement shall be in an amount not to exceed the depreciated value of the component/appliance being replaced;" How can they deem it irreparable or not cost effective to repair if no one even came out to take a look? My claim simply said "Microwave will not turn on."

    I purchased appliance insurance thinking that if my appliance breaks, they will either repair or replace it with one of similar value. However, it's more convenient for them to calculate the depreciated value of my appliances and pay a fraction of what I need to fix or replace it. I was never informed of this clause and was completely misled. This is 100% a scam and I will be forced to pay at least $300 out of pocket plus installation fees. I will be cancelling this policy ASAP and hope that this review helps to warn others from falling into this trap.

    I bought the home warranty over three month, later my Central air and heating is not working, I called them, they send Seris Technician to come and the guy said air condition discharge box one power leg burn. I paid him $65 for call. He said need Electrician and they send, I have to pay another $65. The Electrician said discharge box is good only on false burn. I don't know what is going on, it take over 2 month, my central air still not working. Last technician came said my unit too old, can't repair anymore.     After the 2nd time Select Home Warranty didn't cover something I needed fixed and/or fully replaced, (my A/C unit & garbage disposal), I decided to cancel the rest of my policy. The agent I signed up with was so kind & gave me a lot of information, gave me a great deal, 6 yrs. at $320/yr. however he was very deceitful in disclosing all of the details in regards to "cancel at any time & you will receive the prorated amount left on your policy". I asked if there were any fees at all if I choose to cancel & he told me "No", they would simply calculate what is left on the policy & refund for the remaining days left on the policy, they would "pro-rate it". NOT true.

    (1) I was charged a $75 fee, (2) they charged me for the amount they paid to a claim for my garage door $228, and (3) the Prorated amount refunded was based on the NON-discounted annual plan, which was almost twice as much as the plan I initially purchased. Based on what the original agent told me, I should have received back $1460 for the remainder of the policy, but the ACTUAL refund policy refunded me $828. That is a $633 lesson I will use for the rest of my life! Shameful.

    Everything is good and fine when you are writing out the check to Select Home Warranty. Their representatives lead you to believe that "everything is covered", "if something breaks, just make a claim, and it is fixed". But once the check clears, don't expect anything to be paid by Select Home Warranty. We had a toilet that simply wore out from normal wear and tear; and of course it happened in the middle of the night. Water everywhere. Leaked down through the floor and caused the entire ceiling in the room below to collapse. The water also seeped up into the walls in the bathroom. No question as to the cause of the damage, it was definitely the toilet.

    The insurance company hired a mitigation team to come in and remove the damaged materials, and to stop any further damage from occurring. Select Home Warranty is now claiming that I should have waited for them to come look at the situation even though there was no question that the toilet was to blame. Or, in other words Select Home Warranty expected me to sit around for another 24 hours (watching further damage being caused by the toilet) waiting for their technician to come verify the toilet needed to be replaced. They refuse to pay for the replacement of the toilet because the insurance company mitigation team had to remove it to get at the damaged walls and the plumbing in order to address the problem. DON'T USE SELECT HOME WARRANTY!

    Buyer Beware! I purchased a warranty with SHW getting the top-level Platinum Care warranty with free roof coverage. First, I received no written document of the warranty explanation as I requested. I never knew my policy number. The first claim I submitted they said they are busy and to get my own contractor and submit an estimate. So I do all the work, call in for instructions, where the person who is a claims specialist gives me incorrect advice. Then they deny a roof leak estimated at $450 not including interior damage I was willing to eat. Horrible customer service and misleading advertising. Clearly, a company to avoid.

    Whole warranty program is a HUGE SCAM! Nothing is covered. Poor customer service. Forget trying to get a manager. I bought the platinum plan. Tub was leaking. The technician couldn't find the leak and cut through ceiling, which cost a lot extra. To find out one of my knobs just needed to be tightened and I had to hire someone else to fix the ceiling.

    Front door light stopped working, but wasn't covered by the plan bc the light was outside my front door. Freezer was leaking into fridge, repairman didn't fix it the first time. It's been over a month and I am still waiting for it to be fixed. Oven stopped working and they couldn't fix it. Never replaced it. They only have me $100 towards a new oven, since it was 7 years old.

    This company is a SCAM. Save yourself money, and don't get a warranty from them. My furnace went out and they refused to let my service provider fix it until they "researched the parts". It took a MONTH. I had to sleep in a freezing cold house for a month so they could research parts. I called multiple times a day and would only get told "Give us another business day or 2". I finally got someone on the phone that said they couldn't research the parts because they didn't have the part number. When I asked why, they said "Oh, we just haven't called and asked for it yet". They do this on purpose to try to get you to go ahead and pay for the service so that they don't have to reimburse you. In the end, they didn't even cover the entire fix, and I had to pay extra. I have been trying to cancel my policy and get a prorated refund, but they have so many "fees and deductions" that I'm only getting 35% back from a 5 year contract that I only had for 1 year.

    I purchased a Select Home Warranty on 1/1/2022 policy # **** and I had to cancel it on March 1, 2022 due to breach of contract on/about 2/28/2022 in that SHW refused repairs on a formerly fully functional HVAC system. They did authorize repairs of the furnace but refused all repairs on the A/C claiming it was not covered due to maintenance. I filed a new claim on the AC unit itself as instructed by the repair technician but corporate at SHW refused the claim on/about March 1, 2022. I have paid SHW a total of $149.49 over 60 days which I am requesting that they refund immediately. However they refused to do so stating I still owe an additional $75 as a cancellation fee. These guy are complete rip offs. Save your money for a different company.

    They rarely allow you to access the entire warranty policy prior to taking your money with a credit or debit card only. They mandate a credit card/debit only so they can hit you up with a hefty $75 cancellation fee. They have little to no customer service. Long hold times, and sub all calls for service to the Philippines. Don't give these guys any of your money.

    I am extremely disappointed in the integrity of this company. When I signed up, I felt confident in my purchase and that I was making a great financial decision. Unbeknownst to me, I did not receive the fine print stating that they only cover up to $500 for projects (such as broken duct work that was estimated $1,450 to fix) and if there is any mention of maintenance work, in addition to the issue at hand on the estimate, they will automatically deny the claim, leaving you responsible to fix the entire issue yourself. Once a claim is denied, you can't open up a claim on the same system again.

    I also had to find my own service technician where I was told that I would be getting reimbursed for anything over $60, which was a lie. So what's the point? The overall lack of transparency regarding their policies and unwillingness of their claim representatives to do what is right and cover issues that are clearly broken (as documented in pictures provided to them) is unacceptable and I will never do business with this company again. If you are on the fence about using Select Home Warranty, I would suggest you look elsewhere.

    They are like stalkers when you first call to inquire about the plans. They definitely try to bully you into buying one before letting you off the phone. Then they call you day and night and weekends to try to get you to sign on. Promising the moon... 24 hour sevice even in holidays always being available high replacement values etc.... Well once they get your money they then put you through the mull if you try to even get a service call. Not only do they farm the calls out to the Philippines at that point but you must answer a series of ridiculous questions and then the rep says they will call you to schedule. They never do... You must call then so much just to get a sevice guy scheduled. Then they downgrade everything to a ridiculous amount of what they will cover. It's such a scam!!!! And they also tell you they get a A plus on BBB but check it.... So not true..In fact they have thousands of consumer complaints!!!!

    I own 4 rental house and no major issues and just get the minor things done was like swimming in cement! No response or super run around or so much many hoops to jump through just to get a miner thing fixed like a leaky garbage disposal or drippy faucet or ceiling fan malfunctioning. I can't imagine what would have happened if I had a hvac go out or major plumbing problem.

    This is the most fraudulent company I ever come across in my time as mom and pop property investor. I had to finally just have my credit card company get involved to try to get my money back for 8 plans between myself and my son as they were less than useless. I won once the credit card company saw the emails I'd saved trying to get the work done or at the very least serve people out to the houses as problems came up throughout that year. Once I sent them in I was immediately reimbursed by my credit card company for all of the plans. They didn't even respond because they had no proof they did anything except sell me on a bunch of useless plans I couldn't get them to do anything without an extraordinary amount of follow up...emails, phone calls, and constant on the phone it was a second job!!!! Stay Away from this crooked fraudulent company!

    I use Old Republic now and they have been a breeze to deal with and paid out on some big issues. HVAC went out and they replaced it with new one and plumbing leak in foundation... They rerouted the whole system hot and cold and both were done within a week. Also they are great with small leaks or appliances. Super fast and responsive. Go with Old Republic. Select Home Warranty is a scam company!

    Purchase Platinum care policy for one year for my grandmother, 91 years old in OH. We paid $474.99. We requested a service - clothes washer machine repair in Dec 2021. Through December we repeatedly tried to get assistance having someone see the washer machine. Select Home Warranty sent an email on 22 Dec 21 apologizing for the delay. They finally sent Someone in January 2022, who determined the problem was the washer timer.

    We made payment of $80.43 for the service call. Then I contacted Select Home Warranty and was told that the service isn’t covered because they would need to replace the whole washer machine. I was then told that they have to get approval to help me in any way and it would take 24 to 48 more hours. After waiting more than 2 days I called again 2 more times on 20 Feb 22 and was told again that nothing can be done because the timer is no longer made. We have been hung up on and given wrong information repeatedly. We have been told repeatedly someone would call us back but they don’t.

    One of our HVAC units was not heating. The thermostat displayed "Wait" on the screen. The service technician opened the panel on the HVAC unit and discovered a wire had come loose. He reattached the wire, but was unsure why it had come loose. It appeared to have shorted. After reattaching the wire, the unit still did not work. He swapped out the thermostat with the unit upstairs, that was working, and it still didn't work. We replaced both thermostats to their original locations and both units began working. I was glad that everything was working, but the service technician had no idea why it stopped working in the first place or what caused it to begin working again. That concerns me as the problem may appear again. We'll hope for the best.

    I bought a policy with this company after purchasing a new home. I made a claim for an air conditioning problem. A local firm were eventually sent to evaluate the situation. The firm advised there was indeed a problem and would sent the necessary quotes for repair to SHW. They also advised that SHW were "known" for always taking the repair option rather than replace, thus they provided two quotes for repair and/or replacement. SHW declined the claim saying that it was freon leak which was not covered. I contacted the repair company who advised that was true but what should be covered was the problems that created the freon leak. I sent an email to SHW contesting their findings to which I received an email asking me to call a specific number. This is where the non-existent customer service begins. The only person I could speak to was someone who did nothing more than repeat the contents of the previous email.

    I pointed out that I was well aware of the contents and endlessly repeating them was getting us nowhere. I asked to speak to someone responsible for making the decisions and told "she was not allowed to that". I sent another email to SHW and received the exact same automated reply as before. I had the repair company send photographic detail illustrating the problems and received the same email back - no comment whatsoever on the contents of the email. I had an independent assessment done of the problem which confirmed, in the opinion of the technician, that SHW were at least responsible for part of the repair. I sent the details to SHW - again the same automated response. I made one final call to SHW and again, could not get past the person who is obviously employed to simply repeat their original email.

    I asked to speak to her supervisor and after a gratuitous period on hold, was informed that she was busy dealing with other customer but would call me back. That was two weeks ago - no call! I would not recommend SHW in any way shape or form. Not so much for declining the coverage but for their gross arrogance in refusing to discuss the situation. I am not a young person and have had to deal with companies in one way or another many times but never have I encountered a company with less concern for the customer. Others may not share this opinion but "buyer beware". I would consider other options closely. I wish I had. The ironic thing during the conversations with the poor soul who was employed to fob me off during telephone conversations - continually "apologized for the inconvenience" whilst obviously not empowered to do anything about it. THE WORST CUSTOMER SERVICE EVER!!!

    First time I used them, they refused to come fix two ceiling fans and wanted to give me $40. They were both new and cost me $500. I finally called up management and they sent service. Recently I called because 2 outlets and 2 light switch panels would not work. Electricity AZ had a hard time finding the problem. They finally found it in the garage and after a little over 2 hrs fixed the switch in the garage and put everything back together. They said they would only pay 1 hr plus switch. I paid my $60 and now have to pay another $125 that they will not pay. They are liars and cheats. I plan on getting rid of them when my year is up. Bunch of scam artists.

    So today I called to cancel this policy that has not helped me both times I had requested service and I find out that that they charge 75.00 to cancel the policy if you don't cancel on your anniversary date. I had this policy since 2020. Never used it because both times I called for assistance no help was given and here they want to also charge me to cancel the policy. Therefore people make sure you note this as you don't want to be charged for this cancellation. I called them for a roof leak no one ever came. I also submitted for my boiler that stop working in the middle of winter and since I called my gas company to come immediately to repair they did not want to reimburse as I could not wait for them to have someone come out due to winter. So please note this is something to consider when joining this home warranty. Blessings.

    Choose them after former warranty company kept raising prices and the reviews were good and price was great - or so I thought. Turns out you get what you pay for. I bought the platinum plan in October, first issue I had a couple of months later was my water heater leaking. Submit a claim, don't hear anything do I call. Am told they do everything online (sales calls to upsell are apparently the exclusion) and my claim was denied because water heater leaks are not covered, only mechanical issues - not a plumber, but seems a leak is an indicator that there is a mechanical issue! Turns out they have an 18 page contract that is basically just a way for them to not cover anything. Former company had a 4 page contract. Also refused to send me the contract - only via email.

    Then when I insisted on cancelling and requested my money back, I get a call from "retention dept." offering free next service call if I stay. Declined that as I have no faith that they would actually cover anything. Had to buy a new water heater and they offered me "a couple hundred dollars" and free next service call to stay. Paid almost 2K for new water heater. Requested cancellation on 1/7/22, received confirmation of cancellation on 1/12/22 and refused to refund to card I paid with, sending paper check, which I am still waiting for as of 2/6/22....

    I had a water leak dripping down from my ceiling into my laundry room. Contacted Select Home Warranty to get a plumber out. The first plumber requested was a no show. So, I called into Select Home Warranty and requested another plumber. The second plumber did come out and claimed the issued was resolved. Well, I started seeing water dripping again. I called the plumber back out. This time he advised me that he will get it repaired. The plumber cut a hole in my ceiling and did the repairs. When asked who will repair the ceiling. The plumber told me to contact Select Home Warranty.

    I called Select Home Warranty and was told the repairs to the ceiling will be my responsibility. I was told per my warranty. I must provide access to the problem area. Well, I provided access to my entire home. The plumber had access to wherever he needed to go. Question? How was I suppose to provide access to a leak in the wall? This was my first time using Select Home Warranty. When my warranty expires. I will find another reputable company to do business with. It seems little clauses in the policy was never mentioned.     SHADY COMPANY STAY AWAY. This is nothing but a front for a bunch of criminals that will take your money and not repair what was initially promised. I will start by saying I switched from American Home Shield who was absolutely horrible to a company that was even worse come to find out. I literally think this is nothing but a money laundering organization disguised as a Home Warranty Company. You will only speak with an American when signing up and after that it is all foreigners that can barely speak and understand English.

    I had a bad variable speed fan motor on my AC. The cost to fix it was $1,250. The company made me jump through all kinds of hoops before speaking with a manager about the issue. Which they reluctantly put on the phone. She requested photos of the unit and 3 years of maintenance records. I told her I did not have receipts for my annual preventative maintenance, due to it only costing like $69. She then suggested I get a letter from them stating they had done the maintenance and attach photos and send to their claims department.

    I completed this request and the following morning I was informed via email they would only pay $150 because I didn't have 3 years worth of receipts. I informed them of what the manager had stated over the phone and implored them to go back and listen to the conversation. They stated they only would go by their policy, to which I replied, "Your manager voided that contract by suggesting I get the paperwork she requested," and further told them they were in Breach of Contract. I was immediately hung up on. I was called back a short time later stating the call must have been disconnected. I again told them to go back and listen to the phone call, to which they again responded that was not their policy. I again point out that their manager put them in Breach of Contract and was immediately told I would only get $150 for repairs and was hung up on. I attempted to call back but continued to get the run around. Shady company beware!

    It all started at the end of July 2021. Called in and submitted a claim for a sprinkler that would not turn off. Select Home Warranty (SHW) called a repairman to come out. The contracting company canceled and rescheduled 9 times before finally coming out. And I paid $75. They kept making excuses why they had to reschedule. I’ve finally had enough since I took 9 different days off to meet with them. I called SHW to get another contractor. They provided a business that was no longer in business and said they would look for another. SHW never contacted me back. Kept calling to the end of 2021, and they kept suggesting I hire my own and I will be reimbursed. I refused many times because why am I doing their job.

    Finally I gave in and hired a company and they came out. I put them on the phone to speak with SHW for the quote. They said to proceed and provide them with the receipt for reimbursement. I sent a copy via email and they said it wasn’t legible, so I sent a larger image. No word. I called back and they claim they never received it. Sent them 3 more emails and no response. Called again and was told it was in review. Then received an email saying they will not pay because it was not authorized!!! I’ve wasted 9 days of PTO ($4900). The bill was $220. A BIG waste of my time and money. I should have just hired my own contractor myself and not have to deal with all their incompetence. What work have they done in the last 6 months? Called contractor… and apologized each time? I did all the leg work! Do not say I didn’t warn you. Hire at your own risk.

    So I have had this warranty for about 10 months and dealing with them is amazingly painful. From their claims people in the Philippines to their use of contactors that suck where do you get started. I have been battling with them for over 2 months to get my dishwasher fixed. They sent A&E Factory service out to look at this 7 year old formerly top-line Bosch Dishwasher and the same problem just continues. Not one service person actually fixed the problem, and after 2+ months they finally refused to fix the problem and only offered me $200.

    There is a small clause in their contract that states if they cannot fix it for a reasonable price they can just offer you a depreciated amount of THEIR Choosing!! What a scam. I had to keep bugging them over and over again too, unless you help their feet to the fire they would just forget about you. I highly recommend anybody but this company.
