Choose them after former warranty company kept raising prices and the reviews were good and price was great - or so I thought. Turns out you get what you pay for. I bought the platinum plan in October, first issue I had a couple of months later was my water heater leaking. Submit a claim, don't hear anything do I call. Am told they do everything online (sales calls to upsell are apparently the exclusion) and my claim was denied because water heater leaks are not covered, only mechanical issues - not a plumber, but seems a leak is an indicator that there is a mechanical issue! Turns out they have an 18 page contract that is basically just a way for them to not cover anything. Former company had a 4 page contract. Also refused to send me the contract - only via email.
Then when I insisted on cancelling and requested my money back, I get a call from "retention dept." offering free next service call if I stay. Declined that as I have no faith that they would actually cover anything. Had to buy a new water heater and they offered me "a couple hundred dollars" and free next service call to stay. Paid almost 2K for new water heater. Requested cancellation on 1/7/22, received confirmation of cancellation on 1/12/22 and refused to refund to card I paid with, sending paper check, which I am still waiting for as of 2/6/22....

I had a water leak dripping down from my ceiling into my laundry room. Contacted Select Home Warranty to get a plumber out. The first plumber requested was a no show. So, I called into Select Home Warranty and requested another plumber. The second plumber did come out and claimed the issued was resolved. Well, I started seeing water dripping again. I called the plumber back out. This time he advised me that he will get it repaired. The plumber cut a hole in my ceiling and did the repairs. When asked who will repair the ceiling. The plumber told me to contact Select Home Warranty.
I called Select Home Warranty and was told the repairs to the ceiling will be my responsibility. I was told per my warranty. I must provide access to the problem area. Well, I provided access to my entire home. The plumber had access to wherever he needed to go. Question? How was I suppose to provide access to a leak in the wall? This was my first time using Select Home Warranty. When my warranty expires. I will find another reputable company to do business with. It seems little clauses in the policy was never mentioned. SHADY COMPANY STAY AWAY. This is nothing but a front for a bunch of criminals that will take your money and not repair what was initially promised. I will start by saying I switched from American Home Shield who was absolutely horrible to a company that was even worse come to find out. I literally think this is nothing but a money laundering organization disguised as a Home Warranty Company. You will only speak with an American when signing up and after that it is all foreigners that can barely speak and understand English.
I had a bad variable speed fan motor on my AC. The cost to fix it was $1,250. The company made me jump through all kinds of hoops before speaking with a manager about the issue. Which they reluctantly put on the phone. She requested photos of the unit and 3 years of maintenance records. I told her I did not have receipts for my annual preventative maintenance, due to it only costing like $69. She then suggested I get a letter from them stating they had done the maintenance and attach photos and send to their claims department.
I completed this request and the following morning I was informed via email they would only pay $150 because I didn't have 3 years worth of receipts. I informed them of what the manager had stated over the phone and implored them to go back and listen to the conversation. They stated they only would go by their policy, to which I replied, "Your manager voided that contract by suggesting I get the paperwork she requested," and further told them they were in Breach of Contract. I was immediately hung up on. I was called back a short time later stating the call must have been disconnected. I again told them to go back and listen to the phone call, to which they again responded that was not their policy. I again point out that their manager put them in Breach of Contract and was immediately told I would only get $150 for repairs and was hung up on. I attempted to call back but continued to get the run around. Shady company beware!

It all started at the end of July 2021. Called in and submitted a claim for a sprinkler that would not turn off. Select Home Warranty (SHW) called a repairman to come out. The contracting company canceled and rescheduled 9 times before finally coming out. And I paid $75. They kept making excuses why they had to reschedule. I’ve finally had enough since I took 9 different days off to meet with them. I called SHW to get another contractor. They provided a business that was no longer in business and said they would look for another. SHW never contacted me back. Kept calling to the end of 2021, and they kept suggesting I hire my own and I will be reimbursed. I refused many times because why am I doing their job.
Finally I gave in and hired a company and they came out. I put them on the phone to speak with SHW for the quote. They said to proceed and provide them with the receipt for reimbursement. I sent a copy via email and they said it wasn’t legible, so I sent a larger image. No word. I called back and they claim they never received it. Sent them 3 more emails and no response. Called again and was told it was in review. Then received an email saying they will not pay because it was not authorized!!! I’ve wasted 9 days of PTO ($4900). The bill was $220. A BIG waste of my time and money. I should have just hired my own contractor myself and not have to deal with all their incompetence. What work have they done in the last 6 months? Called contractor… and apologized each time? I did all the leg work! Do not say I didn’t warn you. Hire at your own risk.

They seem to be a good company. They had better reviews than other home Warranty companies. Definitely better customer service. I would recommend this company. They cover all the major things in the house plus my hot tub. Had the best price. Very easy to do business with. Easy to renew

Sean ** was great. I needed a policy added quickly to take advantage of a seller credit during a home purchase. He worked with me to get a fantastic rate. Sent the information needed for the title company within minutes. I had already researched a few companies...This one seems to have the best rate to coverage available. If claim customer service is as good as purchasing service... I'll be a happy customer!

I was looking around for a home warranty company that had great coverage and fair pricing. I landed on Select Home Warranty and an agent contacted me while I was filling out the application. He was able to get me a great deal on the additional upgraded coverage I needed for my home at an unbeatable price. He was friendly, not pushy, and professionally answered all my questions. So I have had this warranty for about 10 months and dealing with them is amazingly painful. From their claims people in the Philippines to their use of contactors that suck where do you get started. I have been battling with them for over 2 months to get my dishwasher fixed. They sent A&E Factory service out to look at this 7 year old formerly top-line Bosch Dishwasher and the same problem just continues. Not one service person actually fixed the problem, and after 2+ months they finally refused to fix the problem and only offered me $200.
There is a small clause in their contract that states if they cannot fix it for a reasonable price they can just offer you a depreciated amount of THEIR Choosing!! What a scam. I had to keep bugging them over and over again too, unless you help their feet to the fire they would just forget about you. I highly recommend anybody but this company.

The call to sign up was quick and easy. Jake helped fairly quickly and got me signed up. I can’t really comment on the service because I literally just signed up today, I haven’t heard any bad reviews prior however, so I look forward to the service relationship. They try to get a decent deal and of course make a sale so go in knowing what you want.

My heat isn't working.. They set me up for 75 bucks. Great phone call service.. Now we wait and see how the rest is handled. First time using the service so we shall see but for 75 bucks instead of the massive fees that would have incurred with this on my own.. Can't be that bad.

I did some research online and chose Select Home Warranty because of coverage and pricing. Alan (rep from New Jersey) did a great job of answering my numerous questions & scenarios I presented. He told me of the various offers available from the 1 year (actually 14 months) to the 3, 5 and 10 year options. I chose the 3 year plan as that fit my budgeting.

Agent was knowledgeable and responsive to my concerns. The warranty described will cover the systems and appliances. The ability to try out the program risk-free is of great value. Also the fact that the company is highly rated in PA is a necessity. If the claims department is as helpful as the sales department, I expect no problems if one arises.

I called about a new purchase in Texas. Agent helped me to find additional discounts and longer plans. The agent sent me both an invoice and the contract via email. The emailed contract took a little longer than I expected. He probably should have warned me about that. I hope the warranty works as smoothly as the sales call.

I purchased this policy as a WARRANTY. My 2 1/2 year old LG washer was having some issues. I called and A&E (Sears) came out. He diagnosed that it need a new board. SHW denied the claim. Offering us 200$ to replace or repair. The part is 350$. We paid 1500$ for the washer and we purchased a warranty just in case there were in problems. They also did this to me on my French door refrigerator. I would NOT RECOMMEND this company. I have had other companies and appliances were repaired or replaced at an equal credit. I will be going back to that company. I will also be contacting the BBB as I believe they are scamming people.

I contacted other home warranty companies and they were not willing to offer me a decent price for the service. Nor are they able to allow me to select my own repair companies. Wonderful service. Mark ** gave me wonderful service and offered additional discounts when I was hesitant about choosing the 6 year option. With their current promotions and premium coverage, I don't know why you wouldn't choose this company. I look forward to when I need home repairs. Additionally, I got 5 years plus one year free. While it was a lot up front, it was worth it in the long run. This is especially true because you can transfer your warranty to a new property. Finally, he made it so my deductible was the lowest possible. They're willing to work with you if you follow up and you're transparent.

The agent Peter ** gave me a good deal and even made it better after learning that I am a senior citizen. He explained to me the different deals and pricing and gave me a choice of coverage, along with certain discounts that come with each different coverage. Overall the rep was helpful, we just had a hard time communicating due to the phone connection. The door hinge came apart and now it needs to be repaired. The process went pretty fast. Just hoping a tech contacts me soon, as the door does not close completely and I am afraid something may get in my garage.

Updated on 01/26/2022: Hi...This is a follow up to this morning's comment on calling Select to tell them my furnace was not working. I called them at about 8:35. At 11:30 I received a call from the tech to tell me he was "on the way". At 12:45 the repairman had that furnace humming. Three times at bat so far for Select. Three homeruns. Thank you Select!!!

I have used Select before and they have always handled my problem professionally and competently. Glad I decided to get this policy when I purchased my home. So far they have fixed several things in my home. The repairs sure would have added up to the price of the policy and more. No surprises.

I will not be able to fairly rate this service since we just purchased it and the contract takes effect in February. As for the conditions of the service contract, we are quite happy. The company is providing six years for the price of five due to a special offer. The only negative point about the entire conversation was the hard sell from the rep. We both hold professional degrees and found this a bit off-putting.

The gentleman I spoke with was very polite and discussed the reliability of the company and services offered and various prices for choice of care and duration of policy. He did not pressure me and was helpful with my questions. I ended up purchasing a 3-year home warranty protection plan and was happy with the discounts received by meeting certain criteria.

When I called to them about setting up my service they were very friendly and helpful. I was told when my service would begin and even gave me a break on my service fee. I wish I could have taken advantage of the multiyear deals, my finances were not able to support that at this time.

Peter was courteous and presented fair priced options. I hope this is the start of a better relationship than I had with my previous home warranty . I haven't seen a roof package included before. This could be interesting. With the girls in the house, we also have issues with hair slowing the drains. Seems regular snake work may be the only solution.

Allan at X5070 came up with fantastic coverage and rate that was available to me in Marina, CA! The rate cost and service call fee were both substantially less than First American Home Warranty's. I was very surprised with the multi-year senior rate cost and service call fee quote. I highly recommend Select Home Warranty!

Mark was very helpful on the phone getting me the best coverage and for the best cost. He recommended a multiyear policy which locks in the cost and service fee. Much better than my old warranty who kept increasing the cost and service fee every year. I highly recommend. Haven't had to use them yet, but they are noted to have the most service providers.

I had a busted water main in my guest bathroom, which was going to require a professional plumber to cut off the line, solder a new connect/value in place. I explained the problem to the first contact representative, they took my information, assigned a claim number, and reassured me a plumber would be notified immediately, and I would send a confirmation e-mail. However, minutes afterwards, I was able to repair the broken water main myself; it was a miracle. I contacted Select Home Warranty again to advise them to cancel the claim/plumber, as there was no longer a problem. The second customer representative was also extremely pleasant and professional, and canceled my claim without any haggle or problem. I will be sure to contact them again in the future, in case of a home emergency.

My phone call was about getting a status report on a claim report I had previously reported. The person I talked to was very helpful. I got the information about my claim and he gave me instructions as to what still needed to be done. He took his time and was very calm and positive about helping me. The thermostat stopped working possible no power from actual unit up on roof so I can’t get my heater to start working. My thermostat is just a black screen and I can’t do anything… Called customer service. I saw the advertisement on a mailer. I went online to investigate the product. I received a call from Ed from Select Home Warranty and we spoke for about 8 minutes. He gave me all of my options and shared with me several ways to save money. He asked me if I was a Senior citizen or a Veteran in order to make sure I had the best rate and coverage necessary. We are very impressed with the Select Home Warranty policy we just purchased. It is for 6 years and the annual cost is 1/2 of what we are paying for our current policy. In addition we have coverage for items that are not in our current policy, e.g., total pool and sprinkler system. The sales person was fantastic. This is the most dishonest company I have ever met. Their sales and customer service are very friendly and patient. But when you need to file a claim, it's just endless lies and scams. Unfortunately, I had both my AC and refrigerator broke in my house last year and had seen so many of their tricks. I can't tell you how many times I need to call and how angry I was. Here are some facts and you can make your own judgement.
1. My AC broke. SHW sent a technician to diagnose it (I paid $60 for the service fee) and then declined my claim. The decision letter said 'Issues such as these are generally Freon related (either low freon or a freon leak).' The technician report didn't even confirm it was a Freon problem or not. One agent told me to buy a new one and they would reimburse me credit if I send them the invoice. I replaced a brand-new AC fully out of pocket and sent the invoice to SHW as I was told. But they didn’t reimburse me a penny.
2. My refrigerator broke. They sent a technician who came 3 times in over a month (each time apart ~2 weeks and I was always told that's the earliest appointment I can get). Every time he came and just spent a few minutes in my house and saying he need to order parts. I waited over a month without a refrigerator to use in hot season and had to called so many times, but the tech still didn’t fix the refrigerator nor couldn’t provide a timeline when it could be fixed. SHW finally approved my request to replace a new refrigerator, but only agree to pay for $300. My refrigerator was worth $1800+ for a new one.
3. I purchased the 5-Year warranty, as the sales rep said I can cancel it any time and get a pro-rate refund back. I wanted to cancel the warranty long time ago ever since the AC issue, but was told that I had to wait after 1 year I purchased it. During the time my refrigerator broke, and after that I decided to cancel the warranty anyway. I had to call multiple times and emails and finally they agreed to refund me. It was $1750 for 5 years, so it should be $350 per year. I thought I can get $1400-$75=$1325 back (unused 4 years minus $75 cancellation fee). I only received a check of $504.71. Over $800 disappeared.
So lesson learned,1. Do not bother to buy home warranty.
2. If you really want to buy, do not use Select Home Warranty. When I talk with one contractor, I was told SHW almost never reimburse their clients, but some other home warranty companies sometimes do.
3. If you really want to buy SHW or have already bought it, record your phone calls with them so you can keep some evidences that they can not easily fool you. They don't use emails but only use phone calls. But be aware when you inform they you're going to record the phone call, they may just hang up on you

We bought a new house and the previous owners bought this home warranty insurance. The day we moved in, we had a heater problem. We called this insurance, and we were told that since it was our first three months of moving date, they could only cover $500. It costed us to repair the heater more than $5000. Then our fridge stopped working properly and it started leaking as well as stopped cooling down. We called the insurance and they sent us a technician one week later. The technician told us that the fan broke and he ordered a new fan, which will arrive in 3 months. (He came on Jan and the fan will arrive in March) While waiting for it, he told us to buy a fan and replace it behind the fridge until we get the real fan. The solution worked but he never checked the water leakage problem.
We called the insurance again and we were told that we had to open a new case. New case means new technician and paying the same fixed money. The thing is we have to wait again. I talked to the operator for 2 hours today and then the line broke. She wasted all my time understanding why the technician did not fix the water leakage issue. She told me maybe water leakage is not covered under this warranty. The problem is the fridge, then how come it is not covered? My kitchen floor has a big water scar due to the technician not doing his job properly and we are told to wait. Isn't it ridiculous to wait for three months? Anyways, I am not happy with the service. Would never renew it for next year for sure.

I was sold this warranty a couple of years ago and paid over 1,100 for it. I was not told the limits on the plan at the time. They said everything was covered no matter how old and I didn't have to prove Maintenance. However, when I needed service, they sent out untrained people who didn't do a thing, but poke around. One just looked at the appearance only on the outside of air conditioner and said it wasn't properly maintained. They took the $45 copay and left. The other ones sent a cost estimate that SHW said was more than they were willing to pay. Another $45 gone. The same thing on the 3rd call. SHW made off with my money and the so-called techs did too! Beware of this company!

DO NOT DO BUSINESS WITH THIS SCAM COMPANY! I have gotten the runaround from this company and have been lied to, multiple times. I have been working on this claim since 12/4. On 1/2, I was told that they had no way of splitting the amount they cover and the amount I have to pay. Therefore, I had to pay the full amount (at a non-contracted rate) and they would reimburse me. The full amount was close to $400 (as opposed to the $251 contracted rate). It was not worth it to pay that much, so they advised I buy a new/used machine and they would reimburse me within 2-3 business days of filing the receipt. I did so on 1/4. On 1/4, I was told, by a supervisor (Peter), that my claim has been approved. I asked him how long it will take to get my check, because I had to borrow the money to buy a washer. He said "it turns around very quickly and will go out in 2- 3 business days.
15 days later, still no check. I called back and was told they just received my reimbursement form TODAY, 1/19, (which is a lie, since I have email confirmation of receipt on 1/4). I was told it would be 30 BUSINESS days before I get my check (which is actually almost 6 weeks). I was also told, if I DON'T get it by 2/11, to just give them a call and they will take care of it. I have ZERO trust that I will have my check by 2/11. In the last 10 weeks I talked to this company 16 times. Every time, I got a different person and a different story. They REFUSED to email me with confirmation of what we discussed, so every time I called, they told me they are sorry that I must have "misunderstood". Well, there would be no misunderstanding if they confirmed our conversation in writing. DON'T WALK...RUN...FROM THIS COMPANY!!!!
By the way, there is no "if we can't fix it, we will replace it". My washer was capped at $500 (as explained in paragraph 10.2 of my extremely lengthy contract). They repaired it once and the motherboard went out 3 weeks later. They could not fix it for the $214 left on my washer, and they had no way for me to split the bill and pay the difference. My husband and I are 70 years old. The whole purpose of us buying this warranty was so that we would not have to worry about this kind of thing. I will be cancelling my contract as soon as I get my check...if I get it. I paid $3000, upfront for this scam! I feel like they know I will cancel my contract and want to get as much from me as they can before I cancel. I wonder how long it will take to get my prorated refund if it takes almost 6 weeks to get reimbursed for a claim???
By they way, if you ask to speak to a supervisor, there is NEVER one available, but they will leave them a message to call me back. I never, once, got a callback. When they did transfer me to a supervisor, I only got a machine. I finally spoke to a supervisor today, who was as helpful as a broom in a windstorm. When I asked to speak to someone above her, she said there was nobody available above her. She told me I "just don't want to accept their explanation and there is nothing more they can do for me". Don't trust a company that refuses to put anything they say in writing! This company has never heard of service recovery! If anybody with the company cares to look at my issue...my claim # is **. I will also be filing a complaint with the BBB.

I purchased the Select Home Warranty thinking it was a great idea. After purchasing I found out that the policy does not kick in for 30 days after purchase. After that I found out that it’s an additional 30 days for any major parts won’t be covered so total 60 days. My refrigerator compressor went. They sent out a technician that took three days to get to my house. Later come to realize they will not fix my compressor because I fell within the 60 days. So I paid lots of money for this useless insurance. Also keep in mind it’s technically 90 days from time of purchase. I was also 2 days shy. They kept me on hold and transferred me to many departments. When I ask for a full refund they refused and we’re going to hit me with penalty’s basically making it a wash. Stay away from this company at all costs.

Please get a copy of the contract before investing your money in this company and read it closely. The primary reason for any appliance to fail is not covered under the contract. For example, my 10 year old water heater failed. It began failing in October- less hot water, the need to dial up the heat on the unit to achieve hot water and a gurgling sound that indicates the unit failing. By the time the unit fully failed (3 months later), it had developed a small leak. The leak is the reason Select Home Warranty will not cover the replacement. Had I filed a claim in October, there would not have been a leak but I am absolutely sure they would find a reason for not replacing the system including depreciation.
This is true of furnaces- they will not pay for a replacement furnace if the reason for failure is due to the coils, heat exchangers, etc. I could go on to list more reasons for noncoverage for all other appliances. The only things they pay for are the small, low cost things such as a refrigerator thermostat. You pay $45.00 toward the evaluation. Don't waste your money. I would also like to point out that it can take as long as 3 weeks to get the repair needed, one week due to their evaluation process and finding a service company willing to accept their payment structure. Please don't go through the headache with this company. It is not worth it in the long run.

I bought Select home warranty in April 2021 from their Salesman Greg. As is the case with all pre-sales, he was super nice. That should have been my first red flag but I still went ahead. I got a great deal for 6 years and I paid for everything upfront. This was my second mistake that I got into a 6 year contract. Couple of things:
- For submitting a claim, an online form is filled on their portal. Then everything is a blackbox. You may or may not get a confirmation email. Most probably you will have to call them to submit the claim or confirm whether claim was submitted or not.
- Once a claim is submitted, their dispatch takes 48 hours to assign a company/technician.
This is where the nightmare starts. There is no option to schedule online with technician or the company who is going to come and fix the issue. Most of the time you the policy owner will be calling the technician, trying to schedule an appointment. Most of the time the technicians and companies working with them never come. I don’t think SHW has a good working relationship with any the companies/technicians. In past 8 months I raised three claims with them and most of them were reassigned to another technician before anyone could come for a visit.
The experience I had with SHW on my latest claim was the final straw in the relationship I had with them. My claim was open with them for 2 weeks without any action. Their loyalty department is a joke who does not have any empathy with customer. I decided to get my policy canceled today. I am not even getting my money back on pro rated basis. Fingers crossed on getting some money back as paid upfront for 6 years. PLEASE STAY AWAY FROM THIS COMPANY and their trap of low price. If you are looking for a home warranty look elsewhere.

SHW could never get in touch with first tech. who told me bearings were bad, inner tub needed replacing. After months of contacting SHW, another tech. came out in Oct 2021--said the same thing but the diagnosis he submitted mentioned tub, sensor but not the bearings which he told me was the major problem. SHW keeps telling me noise is not covered but it is making noise due to tub and bearings. SHW refuses to cover the bearings/tub. This company is a scam and rip-off so I question these 5 star reviews.

One of the many ways they keep from awarding is a claim is demanding repair records for 3 previous years. We just purchased the home and were given this warranty. I will start out and state I would not recommend this company to anyone. This is the second claim with this company. First claim was submitted for our dryer. The tech came out pulled it all apart, put it back together, then told us, "Sorry I don't carry parts and don't do repairs. I have to order parts and then someone will come out in 3 weeks and install them." I thought, ok, this is just because it is a dryer.
Now we have an issue with our furnace. It is not heating our home. Submitted a claim on Monday, they barely got us scheduled today (Wed), and we are being told we have to wait until Tuesday next week for them to send out a technician. They can't call any other technician, they can't expedite our service, nope nothing. I have children, puppies in my home and all they could say is sorry for the inconvenience. All this company cares about is taking your money and expecting you to wait until they bother to get someone out for service. We changed from AHS because of the great reviews. As soon as my contract is up, I am going back to AHS.

If you live in Hawaii. Do not use this service. They do not have readily available vendors to help. I opened a claim on 11/30 for a toilet that was backing up. I was told it will be expedited service and they will get back to me on the day. They claimed contacting me about getting it fixed on that day to no avail. I had to call back on December 11th to find this out. I told them I had a vendor ready and available to do the job. They had 1 slot left. They said that I needed to wait for their dispatch team to contact Allen's Plumbing. I did not hear from anyone. They said they emailed me which is totally inaccurate as I was waiting to hear back from them. No calls, no email. I had to get the job done. Paid for it and requested a reimbursement.
This is the response I got from them. See below. "After a Review of the information provided to our office, it has been determined that your Policy Does Not Cover this issue, the Pulling and resetting of the toilet is not covered. Please see 6.3.2 of the policy agreements." The pulling and the resetting of the toilet is not covered. How can you cover plumbing of a toilet if the pulling and resetting is not covered? Ridiculous.
Secondly, I was willing to take off the cost of pulling and resetting of the toilet but what about covering the real problem which is the clog. The clog caused the toilet to be pulled and re-set. This is the core of the problem. Is this not covered under plumbing? If not, what is? Their policy is so vague yet they go back to it all the time to not get you covered. It's a losing battle every time I speak with them.

I have had Select Home Warranty for 12 months but had the occasion to make my first claim due to a roof leak. I easily made a claim online and was notified that I would be contacted within 24 hours. Then I received an email requesting that I call the claims department to provide additional information. The call was quick, friendly and informative. After I answered a few questions, I was told what to expect and that I would be emailed a service technician to take care of my roof needs. I am very happy with the warranty company and in particular the claims representative.

Called 2 weeks ago to report a heater issue. At that time, Select's choice of repair company rejected the request. I called Select to report the repair company decline of repair appointment. Select said they would call another (gave me a choice of finding my own repair co to respond and have them call Select to approve repair. I opted Not to do this because I could see a company showing up, rejecting Select's price and that repair company charging me for a service call).. Select told me it would be 1 -2 weeks to get someone to my house. It's been 2 weeks, called select and the process is starting again... We'll see if repair people are willing to work with Select...

The call was a bit used car like, however, in the end we got what I believe to be a very good deal. Once I filled out the online form, the phone rang immediately. Not what I had hoped for. The home heater is not operating. The thermostat is set correctly for heat and the fan is operating but there is no heat. I have tried various settings of the thermostat and tested the system many times with no success, 50 words. So far Home Select has been very helpful and easy to work with, I hope this will continue as they provide excellent service.

The computer to the pilot of the Gas AC was not operating.... The Repair personnel was polite, clean, and wore covering on his shoes when entering the home.... I've had Select Home Warranty for 2 years. I have used them twice and my experience on both was very satisfactory. Also, when I spoke to Zachary to renew my contract, he offered me the best plan that will give me maximum benefit in terms of cost. He offered me a 3 yr. plan with 6 months free which cost less than if I get a one yr. plan. Also, the service call fee was lower.

By far, the worst experience I have ever had with a warranty co. I have a claim open since 4/21. They cannot even find my last contact on 11/9 with Thomas referring me to an Aman Plumbing. The voicemail is full with this company and nobody is calling me back from them. I get cut off when I call them. All I get is excuses. They are horrible. You are wasting your money with them. They even have to search hard to get a plumber (should be very easy) in Orange City Ca. This is because they pay them way below what a good plumber would get. Again, buyer beware!!!

I purchased the Gold plan. The transaction was fairly quick however I had to follow up a few days later because I had not received the policy agreement email. Once I sent a follow up email, the policy agreement was delivered to my inbox within an hour. I have not had to use the warranty yet so no comments on the value and service level yet.

Two years ago my 6 year old water heater died. I contacted Select Home Warranty to file a claim. They refused to approve a replacement, instead they approved the replacement of the burnt out elements that allowed $200 towards the cost. A few days ago the same water heater died. The plumber had to replace it because it was inoperable and they could not fix this 8 year old water heater. When I called to file a claim, they refused to pay for the cost of replacement saying they can't pay if the unit was leaking, which it wasn't. I tried to explain to them it wasn't leaking. I was told that's the policy in the contract. Before you go with this company, make sure you ask for a copy of their contract and read it carefully. Their sales tactics are very questionable.

We had an issue with our refrigerator and reported it 2 1/2 months after I purchased the plan. For over two weeks they were trying to get someone to come out to my house (way too long). After two weeks they told me to get my own person and have them send them the cost to fix. Once I sent them the price a few days later I get an email that they are not covering it because I wasn’t at my 2 months. Apparently you have to wait a month after you pay and then the 2 months start. The real problem being in the 2 weeks I was on the phone with multiple people trying to get a repair person to my house not one person mentioned this leaving me over two weeks without a working fridge in my kitchen. I was so angry at the incompetence I demanded my policy be canceled. I was told they would have to keep $75 as per the contract and a small amount for the time the contract was in service.
After about 6 weeks I never got my money back and called to inquire. I was told that it wasn’t cancelled yet because they wanted to talk to me again and I didn’t answer their calls. Seriously why would I answer their calls. I canceled the policy, end of story. So this time the guy said it would be canceled and I’d get my money back within a month. I also stated that I did not want to be charged for the 6 weeks they failed to reimburse me when I first asked to have the policy canceled and he said that could be done. Today I got a check in the mail and was ripped off. I paid $589 for the policy and got $409 back. $75 is a loss to me but why is another $105 taken out. You can’t tell me that an 11 month plan costs $105 for 6 weeks. RIP OFF!!! I plan on reporting this to the better Business bureau.

Worst Experience. Do not get enticed with the offers and do not go with this. 1) Filed claim for AC unit not working, they provided us a technician. 2) Technician fixed and filed claim to replace bad board (AC Unit was running) - 60 $ out of pocket. 3) Technician came and replaced (this took 3-4 weeks) the board - 200 $ covered from warranty. 4) AC Unit again not working. 5) Called Select Home and they filed it as separate claim. 6) Another Technician was assigned and he came and mentioned motor gone as the board replacement was not correct - 60 $ out of pocket. 7) In talk with the Claims Team and after 2 weeks or so they are planning to cover 500$ and 800$ we need to pay out of pocket.
When asked about the fault of their technician, Select Home is not liable for the technician fault it seems. Also, for filing the claim we have to go into multiple calls. The warranty has Primary and Secondary terms (not sure what that is) and the customer care argues that downstairs unit is not covered as part of the Warranty as it's not a Primary Unit.

Unit was 3 years old, replacement cost was more than double my settlement. I’m concerned the depreciation placed on products I may have and the cost to replace if fails. (ie: central heat and A/C units). This was my first claim since having my policy so my initial cost paid for the policy is nowhere near any claim(s) I may or have submitted.

I called to find out what the service fee was after being unable to find online, and the representative was able to explain and also find other discounts to apply. I ended up getting a multi-year deal for what seemed like a fair price, but it definitely felt a bit like buying a used car. Rep was a bit pushy but overall nice.

3) The 24 hrs on call is very nice to claim your issues anytime.
4) The cost won't go up in the future if you order 5 yr package.
5) The warranty can go with you even you move to the new home.

The representative was very polite when handing my claim for my dishwasher. He explain all the steps that would take place. I also told him I had never received my contract and he sent me another copy which I had in my mailbox right after I got off the telephone with him.
