Select Home Warranty is not recommended. I was told by the sale rep that there is a 30 day waiting period before a claim can be made. My garage door opener stopped functioning just over a month after I enrolled. A technician was arranged by then to come but when he called in to give an estimate for the replacement of the motor the claim was denied as they said I was within the 30 days period. Apparently after the first 30 days the warranty is effective. After that you have to wait another 30 days to make a claim. This was never disclosed to me when I enrolled. I had to pay the $75 for the deductible as well as the full amount to replace my garage door motor. Needless to say I cancelled my enrollment for which I had to pay another $75. Not a company one should deal with!!

I purchased this contract in December 2022, paid in full for three years, I placed a claim for washer and the tech came out and didn't repair the washer, call him back the next day and he stated he would come back and never did, called the company and they said they would send out another technician in 24 hours. Never happen... Had to call back and still no technician. Called to cancel my policy.. Talked with several people who didn't cancel the policy..One person said the policy was cancelled and never sent email confirmation, they give you the runaround if you want to cancel,,,put you on hold,,transfer you to different people...Still don't know if is cancelled....Run from this company..If you paid by credit card contact credit card company....to get your refund...Never had such a bad experience!!!! Don't trust what they tell you..

Select Home Warranty does not stand by their promise of 2 - 4 business days to service your claim once you file the claim. I submitted a claim for my furnace on January 21st, 2023, and today is January 31st, 2023. The company claims that there's only one contractor in my area to service my claim. Unbelievable!! The contractor they sent out originally never showed up and now they want to send the same contractor back out. This is unacceptable!! Let me also state that this isn't the first time I've had this problem with this company; my water heater for an example - water all in my garage and I was told I would have to wait until they found someone in my area.
Another thing to consider, if your claim is approved, regardless of what it is (ex: a new water heater); you have to purchase it yourself then, send in your receipts to be reimbursed; which might take a while. This is the worst home warranty company I've ever dealt with, and I can't wait for my contract to expire. Anyone looking for a home warranty company, stay away from this one!!!!

This company is the worst. They took 4 days to get a technician out for a bathroom clog. I advised them that I had one bathroom and needed it to be prioritized. They finally gave me a number for plumber. I called him and he said that he didn't not work with them and had not worked them for years. They continued to book jobs with his company and not letting the customers know that he would not be coming. I ended up using his coming out-of-pocket.
After 4 days I had enough and called to complain, get a reimbursement claim going and cancel my service... or so I thought. They account was never cancelled, and I have been paying for 2 companies for 6 months. I called to cancel again last week and got charged a $75.00 cancellation fee!! I called again to see what that was for, they said it is standard. I said, well I cancelled in August but they lady didn't do it. They said I didn't finish cancelling. What? Finish cancelling, what does that even mean. Stay away from this company, especially if you need a claim done in a hurry.

I have a claim for a dryer started on 11/5/22, it is 1/27/23 and nobody has come out to fix the dryer. I have contacted them many times including the salesperson with nobody coming out. The last time, they said they would escalate the claim, nobody came out. We had to go to the laundromat to get our clothes dry. We had family visiting and we finally went and bought a new one; we were so embarrassed. This is the worst customer service I have come across in the last 60 years. Very disappointed!

DO NOT CONTRACT THIS COMPANY. IT IS A SCAM. They claim to repair or replace your appliances or repair your home electrical, water, HVAC systems with only a $60 dollar fee after paying over $10,000 for the membership. Then they do nothing. They are non-responsive and when you get someone on the phone, they speak a very limited English. There is no supervisors that you can talk to. No return call when they promise to do so. No urgency in handling your issue. Every claim I submitted was denied. Even when it was within their standards. I had to file several complaints with the BBB to get their attention. Even so, the resolution was not satisfactory. DO NOT BUY SERVICES FROM THIS COMPANY: SELECT HOME WARRANTY.

Do yourself a favor and avoid this company!!! I have had the plan for 2 yrs now. Took the Premium plan that is supposed to cover everything. They will lure you in with discounts to lower yearly premiums, talk you into a multi year plan, then deny every claim. They use very deceitful advertising. NOTHING, no repairs are covered. They find a way out of every claim.
First year was a toilet tank leak. First claim was denied. They stated they don't cover leaks. What good is this plan for plumbing if they do not cover leaks?? Fought that one and won but took 5 days get someone out to fix the toilet tank. 2nd claim. They specifically state on their website water heaters are covered. This is not true. Early one morning the expansion on my water ruptured and I had to turn off the water to the house. I submitted a claim. They immediately denied the claim stating they do not cover leaks again. I disputed the claim. 7 days later I was still waiting for a plumber. NO water for 7 days.
Hired my own plumber to come replace the tank. Bill 495$. Submitted to them for reimbursement. Claim denied again. I disputed that. Then they offered me 200$. I have disputed that. It's a scam. I have read from others that they promise you can cancel after 1st year and they will refund the remaining years but will deduct any claims you have made. Again this company is a scam and should be shut down.

I was contacted by a sales representative after inquiring about the service contracts. I made it clear to the sales representative that my current service contract expired in December 2022, so the Select agreement needed to specify a start date of January 1, 2023. I paid upfront for the annual contract, and when I received the agreement via email, it had a start date of 11/15/2023. I sent an email to the sales rep who sold me the service and asked him to revise it. His attitude completely changed from being kind and professional to rude and arrogant. This was a RED FLAG, so I notified my credit card company and filed a dispute. I called the billing dept. for Select and explained that the agreement needed to be revised or I would cancel. They emailed me a revised contract with the correct date.
I then called my credit card company to remove the dispute and paid the annual fee of $475, only to find out that the billing dept. canceled the contract because of the dispute right after I had a lengthy conversation with the associate in the billing dept. I called and spoke with a different associate in the billing dept early January and asked him to credit my card since the billing dept. or the dept. manager terminated the contract. I've called them three times from January 3 to January 13, 2023, asking reps in the billing dept. to please credit my card the annual fee of $475 that I paid in November 2022. Please do not do business with this organization. I'm very disappointed with their aggressive sales approach and poor customer service.

In our direct, multi-year experience with Select Home Warranty as customers, we could not ever recommend a company of this poor stature. They may be under the wrong impression that they do not have educated or decent people as customers. With that said, they have attempted to charge us for LABOR costs in addition to a regular copay costs. Meaning, for the item we needed to have repaired, it would have cost more than double the cost, just to go through Select Home Warranty, rather than your own contractor. Of course, this is certainly against any contractual agreement because a copay is all that contractually required for the item at hand, but they will certainly attempt to mislead first, fix later with great delays.
Not one representative we've encounter was from a US based call center and the mannerisms of their staff is awfully comfortable with pushing limits that may even warrant further review from an oversight agency within the state they operate. Bait and switch with contractual obligations then delay to fix certainly an appropriate motto that sums up their mismanagement of contracts for the unsuspecting public. We found their behavior and bold contract mismanagement to be a form of targeting - which American Seniors and vulnerable groups will fall prey to.

Do NOT use this company! I have had home warranties with all my new homes. This company is the absolute WORST! It takes an average of 50-60 minutes to actually speak to someone, located outside of the US, then when you get them they just read off a screen & are unable to answer any questions outside of what is on their screens. They never have any of their "contractors" available so after 5 days they will allow you to get your own BUT other company has to call Select to speak with the authorization department while in the home & prior to any work being completed. I have experienced this to take upwards to one hour minimum. No plumber, electrician, etc. is going to wait that long for approval. So they either leave or you pay & cross your fingers it will be reimbursed.
On my latest claim I had a sewer line break IN THE HOME, IN THE BATHROOM! On the invoice it specifically says inside excavation with specific wording of Excavation INSIDE, also description INTERIOR sewer replacement: -cut and remove concrete INSIDE to access drain line. When I had agent on phone to have him look at the invoice and verify it said INSIDE his response was "Ms. ** we hire professionals who know how to read these invoices." STAY AWAY FROM THIS COMPANY! If anyone else has had an issue like mine please report to Attorney General to file complaint and local BBB.

We have used Select for a couple years now and have a pretty good service with them. We will definitely consider them when we renew our home warranty. Although the coverage is not as extensive as other home warranty companies, the better price helps make up for this.

My first phone call to Select was informative and very courteous. The gentleman I spoke to was very easy to understand and answered all questions I had. The one question I meant to ask was is there a limit to how many times you call? Can they cancel a policy. I have heard excellent reviews from neighbors who recommended them. Follow up has been great.

Thought I would renew for another year; first year it was difficult trying to get service and or contractor; will try Select one more time. If this new year doesn't work out will go with American. The person who renewed my contract went the extra effort to secure a good deal for me, and I appreciate that. I do NOT appreciate being hounded on the phone prior to my calling. I received no fewer than 3 robo calls a day for weeks on end, including holidays. That nearly made me switch to another service.

Repair was done on 12/30/22 and system did not work again. Tried few times with other operator but did not resolve the issue. This operator is prompt and helpful to escalate the issue to their office, and technician has been assigned promptly.

Washer covered by policy starts acting up. I place a claim. Select Home Warranty sends out technician that states the master control panel/circuit board is the issue and replaces it. I'm charged $65 for tech to come out and then another $25 as the warranty only covered $500 and the master control panel/circuit board was ~$525. Washer still acting up after replacement, so I reach out to the technician who states it could actually be the lid/control panel. Reach back out to Select Home warranty who say the lid is not covered. I ask them to take back the ~$525 circuit board out since that apparently wasn't the issue. They refuse.
I'm only one year into my six year policy I've already paid for, but I'm cancelling today. Icing on the cake is that they're taking out the $500 out of my prorated policy refund. I now have to go buy a new washer after losing ~$590 on the old one, that didn't fix anything. Doesn't feel right, but I'm glad I learned my lesson now before something more expensive, supposedly covered on the policy, has an issue.

I have renewed my policy in anticipation of large upcoming claims. In the past year, I had a couple of claims denied, one was very large. I had to replace my swamp cooler (a version of central air that can be used in very low-humidity areas, like deserts). The cost to me was $4500, substantially less than a central air system would have cost. While SHW would have covered central air they did not cover the swamp cooler. Another claim that was denied was for the ice maker in my fridge. I was told that while the fridge itself was covered the ice maker was not. This was a much smaller claim (about $250 including labor), but it was denied. I had a couple of small claims that were covered and that pretty much let me break even on the cost of the policy. So even if I only have small claims in the coming year renewing will have been worth it.

Fred was very knowledgeable on home warranty coverage and helped us select a plan to make sure our home is protected should we need it. We only purchased homes from the builder, so wanted to make sure we were protected In case any large items need repairs or replacements.

Crooked business practices. Denied claims due to accidental wrong information selection during claim process. They just want your money but leave you high and dry when it comes to holding up their end of the deal. Can't speak to anyone who you can understand and can't talk to a manager or higher up. 1/2 the time they don't get the info you emailed to them. They never communicate with you. You always have to communicate with them. And lastly they pay you in free months service for good reviews. All of their good reviews are paid for by giving free months service. Non are actually good reviews by actual customer that I can fine. Don't walk run from this company

I called for a cost to speak with someone about becoming a Select Home Warranty customer on behalf of my mother. The sales associate was very informative and provided information about the service, to include information about the sale that was ending in less than 2 hours. This was the first Home Warranty company that I called, and I planned to call others. --After speaking with the sales rep, I decided that I would purchase. After signing up, I called my sister and told her about Select Home Warranty, the sale and my experience with the sales rep. She decided to get the service. I called again and signed her up.

After discussing all options, including benefits for paying more than one year's coverage in advance, I decided to purchase coverage for one year. Great experience as a new customer. I didn't have the time in the new year to spend on the phone, so my rep did all the legwork online and made it an easy process. Would highly recommend. I would change the frequency of the phone calls once I inquired online for a quote. It was a bit much at first with the robocalls.

This is my second contract with Select Home Warranty. The first one I transferred to the sellers who purchased my previous home and this one for the new home I just purchase. I purchased the Platinum Care multi year plan to take advantage of the additional free months and reduced service call fee. Couldn't be happier with my Choice.

If you review the records, finally, I got through to the guy at customer service, but the system could certainly be streamlined. It seems that the early options all lead the billing they are totally and completely helpless. They repeat the same thing over and over again as if reading from a script, I know it’s offshore and customer service is a dying art but your company has a good reputation and I’m a good customer.

My clothes dryer was making a thumping noise. I called Select Home Warranty and they told me that a technician would be in touch with me within a certain time frame. I was contacted within that timeframe. We set up an appointment. The tech arrived on time. Corrected my problem that same day. This was my second experience with SHW and I am well pleased with how they handled my claim.

We were very frustrated with our existing Home Warranty plan, poor customer service, lousy communication, lack of follow through, etc. While searching for an alternative I found Select on Consumer Reports and called them for a quote. Robert ** answered our call and not only gave us a great signup experience. With his keen knowledge and experience, he saved us money by discovering we were entitled to a special rate for Seniors. We purchased a 5 year plan (which will give us an 6th year bonus). We saved on the annual premium and the service call rate for the life of our contract. Needless to say, we are looking forward to doing business with Select. Our new year is off to a great start.

Everyone I spoke to was informative and above all courteous. I had been with another home warranty Co. that actually talk down to me when I called to renew, after being with them for 4 years. When I got in touch with Select Home, they immediately put me at ease, answered all questions without mansplaining.

Do not use them! Dealing with Select Home warranty has been beyond frustrating and difficult experience. They denied our broken AC claim after over a month of reviewing it. Their rejection email deliberately skipped crucial sentences of the contract pertaining to our favor and copied a few sentences in favor of SHW. The most important parts of that section were omitted, forcing us to assume that we are not eligible for the repair due to exceeding our available cap. Their inadequate copy/paste answer was created in hopes to have us cease any further service requests. Despite our calls, emails no one has reached out to us to discuss the issue further and find a common ground, Do yourself a headache and months of calls and frustration. Don't use them! Their customer service is non-existing, and staff has been trained to lie and deceive. Don't recommend the company to anyone.

This is my 2nd year with them. Last year we had no repairs. I'm learning you get what you pay for. The reviews I read were good. But, if you read many they are from home owners that haven't needed repairs yet. SHW actually awards you with an extra month free if you leave a good review. And, they go out of their way to help you purchase a plan. For me, they lowered the price and allowed me to make 3 payments.
Thur our furnace went out. Select got a hold of a company and they came the next day. I thought everything would run smooth. But, they don't tell you the claims dept only works 9-5, M-F. I was mislead by their advertisement of 24/7. It means nothing. Every time you speak with customer service, they all express their concern and are always so thankful.
I waited to hear back Monday morning. They asked for further info to be sent. Spoke to customer service several times and each time they said they were escalating it since it was more than an appliance and I had no heat. Then the last call I was told the claims dept leaves at 5. Tuesday, (today) I called at 10:30. Was told the same thing by someone different that my case would be escalated. After 2 hours I called back and they said they would escalate it again. This time they must have really done that because I get an email from the escalation dept with a different phone number to call. When I call the number it's the Loyalty dept. I asked to speak to the escalations dept and was told there isn't such a dept and she could help me.
Her name was Beth. She said she would personally get back with me by the end of the day because her. I called back 3 hours later and someone else answered, I was told I would have resolution by end of today or end of tomorrow. I told her by 9am tomorrow that would be the 48 hours because they say you'll get a response within 24 to 48. Anyway, I've had it with them. I said I wanted to cancel and she tried to talk me out of it and wanted to tell me their benefits. I told her I wasn't interested because of everything I had to go through. I cancelled and will seek another warranty and just pay out of pocket for this. And, will make sure they have a claims dept that is open 24/7.

We have had only 1 request for service to our refrigerator. The person taking our request did not placed the order, so it took over 2 weeks to get someone here. After I called again, everything went through and we had excellent service! So far, so good!

This company says one thing and does another! They want their money on time but when it is time to take care of an issue, they work to find every excuse not to pay. My heater has an issue, and the tech did come out to look at it. He stated a certain part was needed to fix the issue, and he would let Select know this. A few days later I received an email stating that they needed a picture of the unit and also the maintenance records for the unit. I guess they assumed I did not maintain the unit. I provided them the name and number of the AC/Heater company that has been maintain my unit for the last 2 years. A few days later they stated that they were only going to pay $150!!! WTH?!! Now mind you I have the best policy (platinum) that they sell. They knew exactly what it would cost to fix it as the tech reported to them and it seems they kept making excuses to not pay.
So, now I'm pissed, and I call them to contest the decision, the rep pulls up the claim and I advised her I did not agree with the decision, and it seem the company says it will take care of thing, but when it comes time to do so then things change. She states the maintenance records were never received. I advised her that I sent the name, address, of the phone number for the company who does the maintenance and I have an email from the rep stating they would call and request the documents. She then puts me on hold, then she comes back and says "how long has the company been maintaining the unit"? I advised her two years and she then says...."oh well we require that it has to be maintained for at least 3 years"!!!! Are you serious???? I guarantee you if I would have said the company has been maintaining my unit for 3 years then she would have said "oh it needs to be maintained for 4 years"!!!! Now, I am ready to go off...
I told the woman to cancel my policy right now, then she has the nerve to launch into speech about giving me a discount on my monthly charge and one free service call.... Lady are you a nut job? Oh it gets better, after I cut her off and told her to cancel it like I requested she then comes back and says..."there is a cancellation fee of $75 dollars..." Ok now I'm ready to snap!!!! DO NOT DEAL with this company.. Little issues they are glad to take care of but bigger issues they work to get out of taking care of it!!! Pay more and go with a better company. The customer service sucks and you are on hold forever, but call to purchase a policy and good old Bob answers the phone right away!!! Oh, and the customer service folks are somewhere in another country and don't have a clue outside of their scripts!! It was like talking to a robot.. Saying the same thing verbatim over and over!!

I have a dryer that at this time is 1650 new. Refurbished it’s 800. To fix they’re charging them 350 they said. They informed me they will not fix 'cause it cost the price of a new unit. An will refund 175 instead. After providing a receipt. There is no dryer that I know that cost 175. The dryer I have is LG DLEX8100v.

2) If your washing machine is leaking due to a broken seal the policy will not cover it (and you still have to pay the service call fee).
3) If your faucet is leaking, electrical switch is faulty, ice maker is broken or light fixture is broken that is not covered unless you cancel your policy and pay for a new policy that includes an add-on for those items.
4) Once the unit that needs to be repaired reaches a specific age it will not be repaired or replaced. They will send you a small check instead ($50 to $200) for you to replace the unit out of pocket. The check is not disbursed until you purchase the new unit out of pocket and provide proof of purchase.
5) If you pay $2000 for a 5 year plan and you cancel 1 year and 8 months later your refund is only around $200. Never sign up for more than a year with anyone.
6) They do the minimal work to get the item repaired no matter how bad the overall condition of the item is.
7) They don't repair an item if the cost of the item to be repaired exceeds the value of the unit being repaired.
8) They have a practice of dragging out repairs and canceling tickets if you don't respond to a single email within 24 hours. This is after you have paid the service call fee for having a service provider come to your home.
9) Dispenser Water Line that is a part of the refrigerator is not covered.
I wish I never left American Home Shield. Based on new research and comparisons I am going to be giving First American Home Warranty a try. Avoid Select Home Warranty at all cost. A complete rip off.

After reading many of these reviews I believe them to not be real. This company is not to be trusted. They are a scam. It is $500 for all of your appliances per year. That is not how it is written in their contract. It is very gray. They do not say ALL appliances or PER appliance so you do not know until you are forced to be out of pocket for much more than that. $500 does not cover appliances these days. They pitch you something that is not what you are getting.
My dishwasher was 9 years old and broke. The repairman said it shorted out and he can fix it but it will just short out again. No one told me I had $500 cap....so when it broke again about 40 days later it was out of the window of 30 days they would fix it again. After 2-3 weeks of calling and emailing and being told to call and press #5 I wrote a review for the BBB. Then I hear from someone, who informs me that I have used most of my $500 so I had about $100 left to purchase a new dishwasher. I said I wanted to discontinue this policy as it was vague and not what I was sold.
They will refund you the 2 years (I purchased 3) but they will keep the one year of payment and then deduct whatever you spend during that year. So pretty much you are forced to pay for insurance for a year and then pay their expenses for the year. If I did not have the insurance and I was told the dishwasher would break again. I would not have paid $400 to have it fixed. I would have just gotten a new one. So I am now out $1200 in addition to this insurance for a new dishwasher, installation and haul away. In other words, this is just a waste of money!

I purchased Select Home Warranty and my AC system stopped working. Upon checking they denied the claim that it doesn't cover freon. They deny covering even the repairing actual equipment. Very elusive with their claims. I do NOT recommend this product! Be AWARE of what you are getting into.

We filed a claim for an HVAC breakdown in July 2022. Select Home Warranty lost the first claim. Because they were unable to find a service contractor in our area (Bucks County PA) we had to hire our own contractor whose invoice added up to $850. SHW only reimbursed us $150. This amount only covered our contractor's service call and not any labor or materials. SHW's marketing literature states that they have the industry's largest service contractor network and yet they were unable to find one for us! Also as a result of this, we had to purchase a portable air conditioner since our area was under a severe heat wave. SHW is not a warranty company that anyone should consider using. Very incompetent.

I was looking for price comparisons for Home warranty service, to compare to with my current warranty service and almost immediately a sales rep called, trying to pressure to buy right now, I said we would think about it, and he said if I don't buy right now, I won't get the discounts he was offering. Our current policy has 2+ months left, so don't need until 2023, and he said we need to have two policies, that it would only be better. I hung up on him, as he wouldn't stop. He called me back that night, and I told him I was not into pressure sales techniques, and to not call back. He kept calling, finally got him to stop.
However in the meantime, I started to get their automated system calls multiple times a day. Telling me I have to call them. I have called four times and asked for them to no longer call me. I blocked their number, but it goes to my voicemail, and their system leaves messages to call them. I called again today, and asked for a supervisor, and asked her to remove me from their system, no calls, no texts, no emails. I will not purchase anything from their company. She took my information and said she will escalate it, to get me removed. Use caution if you request for information from their website, as you will never get rid of them.

Select Home Warranty is a huge joke. Save your money and run. Bought the 5 year policy 2 years ago; only submitted 2 claims and both were denied. The last claim was a washer, they sent a technician and completed diagnosis ($60) then the technician went ghost. 1.5 months later after 6 phones calls to SHW they advised to find our own technician but have them call prior completing a diagnosis. We called a few and they pretty much laughed at us suggesting we made a big mistake with SHW. During this time our washer fully stopped working and with a 6 member family a washer is very needed.
Second to last call to SHW I advised we purchased a washer to be installed and questioned if they would pay a percentage of the purchased washer. SHW asked for receipts / proof of purchase and they would review. The next day we got an email of denying our claim with reason: "7. Independent Service Technicians. Select has the exclusive right to select a service technician to perform the necessary repair services. Select will not reimburse You in the event a service technician performs, or attempts to perform, any repair services without first being authorized by Select. If You experience any difficulties or have any disputes with a Independent Service Technician, You must contact Select immediately." SHW sent the initial tech that went ghost but a written diagnosis was received which they did not act upon. Again, I greatly advise saving your money $$$ and keep far away from SELECT HOME WARRANTY.!!

Upon enrollment representative advised plumbing, refrigerator, electrical were all covered item. But once claim for refrigerator was submitted it was denied as not covered. During enrollment I requested a paper copy of policy (subsequently 2 more 2 times), never received. My policy is now canceled. It will take 30 business days for refund minus a 75 dollar cancellation fee (fee was not explained at enrollment). Since I could not read the policy I was not aware.

On June 27, 2022 I signed a home warranty contract that covered five years of services for the cost of $1837.47. The sales representative stated all items for air conditioning units were covered under this warranty. On September 9 I filed claim for my air conditioning unit and was provided an inspection for the cost of $75. The technician determined that the thermostat needed to be replaced on my Carrier Infinity system. My contract has a limit of $3,000 in claims per year, and the claim had a cost of approximately $1,000 to replace the lowest cost Carrier thermostat.
Select Home Warranty offered to cover $195 of the cost, which is not in accordance with the contract of up to $3,000 in costs. They then offered to cover up to $300 in costs, after which I requested a cancellation and refund as they are violating a contract. After speaking with Abdul ** from the Customer Loyalty Department I was offered a refund of 76% of the contract costs, of which I stated is unacceptable. Abdul stated that the $300 approved for the claim would not be refunded since it was already approved. Their reviews on their website and this do not accurately portray their rating. The Better Business Bureau has them rated at 2 stars.

While it's been about 3 - 4 weeks since I've submitted this claim I feel like Select Home Warranty is trying to resolve the problem. My only problem now is getting a qualified contractor to show up to repair my heat pump. The 2 companies that were assigned both had problems either showing up or following through with their diagnosis of the problem but I'm still hopeful it will be resolved.

SCAM ALERT!! If the salesperson tells you that you may cancel your contract after a year for a full prorated refund, they are LYING to you! The stipulations deep within the contract state: "13.2. Cancellation by You. You may cancel this Agreement within thirty (30) days from the Order Date of this Agreement, as set forth on the schedule page accompanying this Agreement. In the event you cancel within the thirty (30) day period, then You shall be entitled to a full refund if and only if, no service has been provided under the contract. After the thirtieth day, you may receive a refund pro-rated at the non-discounted annual plan cost. A $75 cancellation fee will be charged and any service costs incurred by Select Home service contract."
What that means is you will be the hook for any service fees that Select Home Warranty incurred on your behalf. I just cancelled a 5-year contract after exactly 1 year, and as we used them for two service calls in the past one year, we were out another $800+ from what a normal pro-rated refund would be. This amount is WAY higher in cost than if we just obtained the two service calls ourselves outside of the warranty. Every home warranty is the same in their own way and their salespeople and customer service should be ashamed of themselves. They are all SCAMS, please be cautious before you decide to get one!! SCAM ALERT!!

They sent out a repair man. My dishwasher runs better than when it was new. It was not running like it should. There were a lot of broken parts, all of it was fixed. Very small service fee. The repair man was polite and went right to work. It took less than a hour or so, he had to order parts. They took about two weeks. The company sent out the same person to install it. Took about 2 hours or so. He gave us the company phone number.

I was promptly contacted by Peter via text and email after submitting an online inquiry. I did have some trouble figuring out when to call back, as email responses were vague, so I just called and happen to speak directly to him. He was helpful. He did initially quote the same price I had seen online but when I said, "well, it says on your website to call about additional discounts," he said, "Yes, I can offer you another 10% off." Additionally, they will offer 5 and 10 year plans, maybe others, in which you can lock in your price and those are less by a few hundred dollars. Since I just ordered today, I am hoping the services and subcontracted technicians are decent, b/c if they are not, then I'm locked into a contract for several more years.

However, I do hope my experience will be five stars for that as well. We had a phone call with Isaac M. on Wednesday after not receiving any of the promised information we were to receive after a Monday phone call - at which time we provided the lady with name/address/credit card info. We spoke to Isaac who not only took care of us and assured us our info was safe but took the time to give us (as seniors) several different options with regard to policies, payments, and plan duration. Reps are always friendly and helpful. But the last rep I had in Aug 2022 (when I signed up another rental property with a contract) lied about a previous contract that I had sold the property. He told me I would receive a $500 refund on the sold property contract. He did not cancel the policy and there is nothing in the company notes about what he told me.
Oh course there isn't. I own 4 policies at this moment and I am in the process of cancelling each one. Super angry about how customer service handles lies by rep. She basically said he lied to me but oh well. I went from a happy customer with 4 policies to cancelling because they don't honor their reps words. And they are charging me $75 per contract to cancel. So angry. Do not do business with this company.

I chose Select because of better price for annual premium and more coverage than AHS. The service call fee is less also. AHS price increased 50% from when I first purchased it. I found out that they had decreased the coverage to only hvac, electrical and plumbing.

After a brief conversation we purchased a 6 year contract with Select Home Warranty. They were also a recommendation from a family member who has used their service and highly recommended them. Warning - Do not use Select Home Warranty - They will not cover your appliance failure costs, and they will be very difficult to work with. My story: Purchased a 6-year-old home, and as a part of the transaction negotiated a Home Warranty to be included, paid for by the seller. The seller provided us with "Platinum Care" one year Home warranty which the Select Home Warranty marketed as a "shield your wallet" product. Platinum care is the highest level of coverage sold by Select Home Warranty.
7 months into our ownership of the home, when we shifted from using the HVAC system from heat to cooling, we started getting a Error Code 86 showing on my thermostat, and the system could not keep the house cool. I called the Select Home Warranty number, 855-267-3532, and was instructed by a recording to file my claim online at selecthomewarranty.com. I completed the on-line claim form and waited for a response.
In the meantime, I contacted the HVAC company that had originally installed the HVAC system (there was a sticker on the unit in the garage), and I had them come out and assess the problem. The HVAC repair company identified three different problems: 1) the outdoor condenser unit needed to be cleansed, 2) the freon level was low and needed to be recharged, and 3) the communications board had failed and needed to be replaced. It took several weeks for the replacement comm board to arrive. I worked with the HVAC repair company to get the cost of the comm board part covered under the original equipment warranty. So, they charged me only for the labor of installing the new comm board. When everything was said and done, I paid a bill for $1,007.50 from the HVAC repair company.
Having not heard back for Select Home Warranty for 2 months after I filed my initial claim, I called the 855-267-3532 number again, and waited/insisted on speaking to a live person to find out what the status of my claim was. The representative that helped me first told me that she could not find any policy written for my property - even though I was holding an invoice from them with a copy of the check paid by the title company in my hand. She asked me several time for my policy number, which I told her I didn't have.
The cancelled check had a file number on it which I gave her, but she said it was of no help in finding the policy. I told her all I had was an invoice from SHW and a copy of the check paid to them out of escrow. She told me that because she could not find a policy, she could not help me and that I needed to hang up. She suggested to me that I had called the wrong home warranty company. I asked her to transfer me to her supervisor. She informed me that since I did not know the policy number, that she could not transfer me to a supervisor. I asked her what my next steps would be and what she expected me to do with this situation. She said she could not help me. Full stop.
Finally, the rep asked me for the invoice number that I had in my hand. I read her the number and she said "oh, that's the policy number!" I'm thinking to myself: how could you be blowing me off a minute ago, and now you have my policy number from the invoice we discussed 10 minutes before... The rep then proceeded to tell me that she found my original claim in their database.
When I asked why I had not been contacted (I provided phone and email address on the on-line claim form), she had no answer. She instead transitioned the conversation to what the problem had been with the air conditioning and what I had done about it. I told her that there had been three problems identified and that I had them fixed. Now, all I needed was to be reimbursed for my $1,007.50 expense. She told me that I would be receiving an Email with instructions in it on how to scan and send a copy of the bill I had paid for the repairs the HVAC system.
Within a few minutes after I had gotten off the phone with the SHW rep, I received 2 emails from SHWclaims stating: "We thank you for contacting us with additional information regarding your A/C, Cooling claim. We are in the process of finding a local technician to come to your home to diagnose your A/C, Cooling. This process usually takes up to 48 hours, and an email will be sent to you with the Technician's information." I'm thinking: "this is unbelievable... Do they not understand the problem has already been fixed?" After thinking about it, I decided to respond back to the email again summarizing the already completed repair status, attaching my expense invoice (again), and again asking for reimbursement of the $1007.50 that I was out of pocket on the AC system repairs.
A few days later, I received an Email back from SHWclaims stating: "After a Review of the diagnosis concerning the specific issue with your HVAC system, your unit does need Freon. It has been determined that your Policy Does Not Cover this issue, the HVAC system needs Freon and unfortunately Freon Recapture is not covered by your policy. Please see section 6.3.6 of the policy agreement." I'm thinking to myself: 1) I was not aware that there were any repair limitations, aside from possibly a deductible, and 2) what about the other two problems that were not freon related? How can you send me an email only addressing freon when there were multiple problems listed on the repair invoice?
So, I sent back another Email to SHW claims summarizing the status of the claim and asking about reimbursement for the non freon related issues. within hours I received an Email back asking me to call the SHW number to discuss my claim over the phone, which I did. The SHW rep informed me that in addition to freon not being covered by the warranty, that cleaning of the coils was not covered by the warranty, and that labor required to replace the failed comm board was (you guessed it), not covered by the home warranty they sold. She quoted me subparagraphs in the policy (a copy of which I had never received from the title company or anyone else – whose fault that is, I don’t know.)
I informed the representative that I felt it was FRAUD for SHW to market a home warranty with the catch phrase "shield your wallet", that doesn't cover the costs of repair when the system clearly failed. I had their "Platinum Care", top of the line policy, and I have nothing in terms of coverage. So, now that this company has exposed who they really are, I want to get the word out, so others don't buy this worthless policy.
I also want to comment that SHW strategically makes it very difficult to communicate with them by using on-line claim submittal forms that aren't responded to, sending vague boilerplate emails, and having call center reps who struggle with the english language and seem to be trained to stonewall and not answer questions. At one point the SHW rep told me: "we've already provided resolution for this claim", to which I said: "your resolution is to pay me nothing", and she said "yes". I told her this was NOT a resolution. Clearly, this is a corpoarate strategy to get claimants to give up and just go away. SWH claims: if you are reading this, refer to claim# **. You will see what I've reported here is in your files under this number.

3 years into a 5 year contract with Select Home Warranty, they are yet to successfully service or bring resolution to ANY claim. They continue to lie and misrepresent service offerings and are not operating in good faith regarding fulfilling their commitments per the policy contract. Current claim in process claim filed on Sept. 12, 2022 for a non-functional clothes washer. First contractor assigned to repair the clothes washer was a garage door repair company, who would not take the claim, and took over a week until SHW finally assigned a new contractor. I upheld my end of the contract and confirmed a service time, provided access to the premise and laundry unit located within 12 feet of an exterior door on the first floor, and diagnostic was completed on Sept 28th, 16 days after claim submission.
My contract state that a contractor would be assigned to my claim and have a contractor at my premise within 48 business hours of claim submission as they had sold me on the "Platinum Plan". I paid the contractor the $45 service call fee. The contractor then kept me informed daily for 5 business days, that SHW would not correct their online portal for their account so they could submit not only the diagnostic for my claim but many others, and that SHW would not answer the contractor number provided to the approved contractor, and would not return phone calls to them. I then called the SHW customer claim line with the contractor on a three way call so that the claim could be submitted, and it finally was with me and the contractor on the phone at the same time at 5pm EST on Oct. 4th.
The claim department at that time guaranteed a resolution with the 3rd party witness on the line, within 48 business hours. That timeline was not met and today, Oct. 6th at 5pm no resolution existed and the target for resolution was moved another 48 business hours. Since SHW has not been able to service ANY claim in 3 years, I seek full refund. SHW has yet to operate in good faith or uphold any contractual obligations defined in their service contract. BUYER BEWARE - They have great domestic USA sales teams that will provide great smoke and mirrors to get you to sign on. This is just one examples of the 6 claims I have made over 3 years, not a single some has been completed, it has always resulted in me giving up after a month or more and just paying my own contractors to repair.

I am not going to provide my opinions; I will just let the facts speak for themselves. 8/24/2022 I renewed my Select Home Warranty (SHW) for 5 years. 8/31/2022 I submitted a claim using the online form to repair my drier. 9/1/2022 SHW sent me an email that they had no available techs and that I could book my own, but they would still search for available techs for my drier. 9/5/2022 I contacted SHW to say that I did not want the “schedule it myself.” My claim was noted that I want an SHW tech, it did not matter how far out that schedule was. I received an e-mail same day advising that they are searching for a tech. 9/6/2022 I received a second form email advising that they will continue to search. Later, I received a second form email from SHW advising that they could not find a tech and I could schedule my own service. SHW was previously advised I did not want to use this option.
9/7/2022 I replied to the form email asking when the earliest was that they could schedule a tech to my house, SHW replied advising me to call SHW. I contacted SHW via phone. I again advised SHW that I do not want to use the schedule it myself option, it does not matter how far the date was I just wanted it scheduled and on the books.
9/23/2022 I had not heard anything from SHW about my claim, so I called again. They advised me that Select was still working on the claim and that I had the option to schedule my own tech. For the third time, I advised Select that I did not want to schedule my own tech and apply for reimbursement, that I wanted to use SHW’s network. SHW continued to advise I could schedule myself, and after a month of trying I wanted to end my contract and receive a refund for the remaining amount I am owed on the 5-year plan I signed up for. The rep transferred me to Lisa in Customer Loyalty, who again escalated my claim and advised they would find a tech and I would receive a free tech visit. I advised that they had until 9/30 to resolve or I would cancel the policy.
9/23/2022 SHW scheduled me with BGH Electrical. BGH contacted me to get the serial number and model number and to schedule a tech. 9/26/2022 BGH visit, the SHW tech advised that I need a roller and a drum due to wear and tear. He said he would submit the repairs to SHW for approval. I also had to pay the tech a $75 consultation fee, even though I was told my next consultation would be free.
9/26/2022 I contacted SHW to find out next steps. Later that day, SHW sent me an email requesting pictures of the serial number and model number, both were already provided to the tech assigned to the claim. I called back asking why SHW is delaying this claim even though they have the info they need. SHW advised me that they need the serial and model number to determine if I need a new unit or repairs They assured me that they would process and approve this claim.
9/27/2022 I received an e-mail from SHW advising that they were in receipt of my pictures of the serial and model numbers for the Drier. The e-mail advised that they would need 24 to 48 hours to process the claim. 9/30/2022 72 hours after I submitted the pictures, I called to find out next steps. The rep advised me that I would receive a response within the next 24 hours. I advised that it had already been 72 when SHW said 24 to 48 hours. I escalated to customer loyalty and then a manager because I wanted the policy cancelled and a refund issued. The manager Danny asked me to give him a couple of hours to resolve. I gave Select until that afternoon.
9/30/2022 I contacted Select as the deadline had passed, I was again advised that they would need more time and reps attempted to give me another “free” consultation if I were to wait. After a half hour of being transferred, and patronized I was able to finally cancel and get a refund processed. I was advised that my policy was discontinued and that they would issue a refund by check in 4 to 6 weeks. I will update this review once I get that refund check.

I signed-up for a warranty service June 20, 2022. On the very first claim I made I was told there was nobody to provide a service in my area. I had repeatedly asked the agent who sold me the policy if they covered my area. He assured me they did. He also told me I had coverage that I found out later that I didn't have in the policy.
After calling three times to get them to do their job and never getting a reply, I called to cancel. What an experience that was. Three phone calls and outright refusal to acknowledge I was telling them to cancel my policy. I was put on hold so long I had to call back twice. During my 3 calls with the company I asked to cancel my account 26 times before I eventually asked Charlie, the customer service rep, "Are you refusing to allow me to cancel my policy?" he finally made moves to cancel my account and refund what was left of my 3 year prepayment. I specifically asked if they could refund the money to the card I bought it on. I asked if it was a recorded line which was confirmed and I repeatedly said I wanted the money returned to my card, to which Charlie agreed.
I got an email today telling me they are issuing me a check and it will take 13-30 days. Are you having a laugh? One last thing, they also recorded a call without my authorization. When I asked a customer service representative who had called me if the call was recorded, they told me it was. I had never been given any indication that it was a recorded call. As they recorded me without my consent, I requested a copy of that call and all other calls I had with the company. They refused to provide them. Across the board this company is a bunch of crooks. Steer clear of them at all costs to prevent headaches.

If you own a rather new home and/or one with some new items realize that ANYTHING with an existing manufacturers warranty will be excluded from coverage. Your manufacturer might provide a part to you from another source but not the labor. These folks will pay NOTHING; no parts no labor. You are much better to own an old home with no warranties in play which would be more risk to them but they sell policies based on coverage type not age of home. Also realize that if they offer you a 75.00 visit fee that in today's world they will probably not find a provider who will come for 75.00 and a day or two after making your claim they will send you an email asking you to find a provider. What a rip off.

I called for plumbing service and they would will not approve the repairs for snaking out my plumbing issue. They took my payments every month and failed to provide services when I needed them the most. They made me wait for a response for 4 weeks just to tell me they will not approve the service amount requested by the plumbing company to snake out my drains.

I had a plumbing block and I was unable to use my washer, shower/bath, or toilet. When a claim is filed you are informed by Select Home Warranty that you will be contacted when a company that provides the services you need is assigned. However, I repeatedly kept getting the same email indicating due to the fact service technicians were backed up. After many phone calls, I'm convinced there are no service technicians. It further explained that I could find my own service provider, get an estimate, get per-approval from the provider I used, and then I must pay for the services in total, submit a claim for reimbursement, and when all approved they'll reimburse me for my costs within 30-days. So if the cost is (example) $1,298.00. I would have that amount out of my bank for up to 30 days.
I'm convinced there are no service technicians because they prefer to have the customer do all the work. I a senior on low income and simple could not afford that. When I threatened to cancel my contract, several delay techniques were used. I was promised to be put on the top of the list and a provider would be assigned within 24-hours. Never happened. Called. They would put me priority again. Called. Same response. After 5 days I did cancel my request and am going to find a legitimate home warranty service.

The claims department had located and dispatched an Inspector on Thursdays, Sept. 8, 2022. He was set arrive in the late afternoon. Our pipe was leaking when we used the shower and the directly below the ceiling had fallen in due to the leaking pipe. We stopped using both showers because both showers share a common drain pipe and water supply lines. I was able to schedule a licensed plumber to come out and fix the broken pipe on Thursday, Sept. 8 2022 mid morning. Also, I had previously submitted photos of the water leaking from the pipe to the claims department when I filed the claim.. The ceiling had collapsed {perfect opening}.
They had the leaking pipe repaired before the Inspector arrived and the claims department has denied my claim due to policy language. Remember that it took them {four/4 days to get an Inspector to show up at my property). In my opinion their claims handling process is deliberately slow which in turn makes them guilty of Bad Faith Claims Handling Practices. I DON'T RECOMMEND DOING BUSINESS WITH SELECT HOME WARRANTY.

Sept 9, 2022. When I signed with Select Home Warranty several months ago, the guy assured me that the policy covered maintenance. About six months or so later, I called them to have someone do maintenance on my AC. The answer they gave was that they do not cover that, so naturally I decided to close and cancel my policy the next day. The nightmare began when I called to cancel, they kept putting me on hold, transferring me, and leaving me on hold for a significant amount of time that seemed forever never to return. I had to call more than five times because the holding time was so long and I work from home.
When I did call back the cycle repeated itself where I was once again put on hold and bounced around from one agent to the next to ultimately be put on endless hold again. They even pleaded with me not to cancel, but I told them I had no use for their policy. For the final last time I called, and I was put on endless hold again. I finally gave up and hung up again. I felt so beaten up and unheard. I did have another home warranty policy over three years ago but it was not like this. I didn't go back to them cause they charged me an extra month for terminating my policy and I never used it with them either. However, Select Home Warranty was the worst customer experience I have ever encountered in my life. I never even used their services and I picked the right prompts for cancellation on the phone and still got nowhere.
I will never ever get a home warranty through them again. I am just glad that I know how they deal now. They are scammers and awful to their customers. I was civil and assertive and they still played games. It was so horrible and I felt so abused. I was severely stressed out in disbelief. I checked my emails and they still did not cancel my coverage. What I had to ultimately do and I told them this, that I would have to put a stop on their future payments. What that means is that I had to get a new debit card. Such a shame. What is this world coming to. I looking to get my money back now. Good luck if you pick this company. I hope they treat you better because they treated me awful. The date of this incident was Sept 8, 2022.

This company is a fraud as others have stated. They don't warranty any of the major A/C Components. I had the Executive VIP membership and I got hit with a $4700 A/C bill at my house and this company DID NOT warranty any of the work. They wiggled around the terminology in the plan so they didn't have to pay. My service technician told me this company is a fraud and will never approve any service work more than $250. And he was right. Get your money back IF you can.

A plumber is needed to fix a pipe in the bathroom upstairs. Someone was home all day Friday Sept 02 and no one came to the door. We also rolled back the camera & no one showed up. Awaiting another plumber to reschedule to come out.

The original plumber I was assigned did not show up twice, and has not returned my call. Andy was very nice, and after a bit of time (he also had no luck contacting original plumber) he succeeded in matching me with another plumber.

Sounds like a good product. Call to set you up after doing so online and will give you an earful trying to sell you more product, but very friendly. Very persistent. Hopefully will be worth it. Only time will tell.
