I had ordered another warranty from another company yesterday. I got an offer today from them bettering the online offer. I called and went over the details and signed up. I canceled the other one. The salesman was professional. The service fee is almost half. Roof coverage is included free. It’s $200 less. Very happy.

The person I spoke to was very Helpful and Knowledgeable in answering all my Questions and Concerns in Detail. I was also offered the Senior Discount if locked for 3 Years. First time with this Insurance and would like to see if I am Happy with its performance. Had a Prior Bad Experience with another Company and I hope to be In good hands with this Company.

When I lived in Augusta, GA, through November, 2023, I had a different company, but they have modified their coverage. I decided to use "Select" since I've had them on my list of possible future service. When I contacted them, they provided much of the services I needed and signed up for 1 year of service. My former warranty plan fell very short of decent. They would not call back, schedule technicians, etc. I did a significant amount of research and found Select to be the most comprehensive around. In addition, the representative was polite, unlike the other pushy sales people. I sell real estate and refer many clients to other services.

When I called and try to get a quote, the company promptly sent me messages/voice mail. Then, this company follow up with the text again. I called back after a few days. I have been shopping around for a new service provider and found that I had many options. The phone call regarding the home warranty was very helpful and to the point. The information on the home warranty was straightforward and comprehensive. The home warranty was easy to sign up for. The representative was able to answer all my questions about the home warranty. I was satisfied with the coverage and cost of the home warranty. I was able to prepay for an additional discount which I was happy about. They offer a good range of home warranty plans with varying level of coverages.

My representative was very knowledgeable and pleasant. My policy, I consider a value and protects my home. I have used other home warranties in the past and they were not the value that Select Home Warranty is. I chose the three-year plan for even more savings know that I could cancel at any time.

I am very fond of the policy, and it is a relief to know that the major appliances we have are covered. We asked plenty of questions ahead of time, and have peace of mind knowing our 19 year old appliances are covered! Also, it is nice knowing that we have coverage for minor roof leaks and things of that nature. We have homeowners insurance, but as a previous property and casualty insurance agent, I always insisted on my clients also having a home warranty. It is so important!

The agent was very courteous and knowledgeable. He helped me find a policy that was affordable and convenient. Ten out of ten I would recommend. The agent spread out my payment in three installments so that I was able to receive the yearly rate. This made it possible for me to get the yearly rate instead of the monthly rate. This made it much more affordable for my family.

I have dealt with many Home Warranty Companies in the past, but this was the best. Zachary gave me the best offer and was extremely knowledgeable. I received all of the coverages I needed with a very fair price and 2 months free service. They also have the best repair companies to work with.

We purchased a multi-year plan. In the beginning, the service was ok. In 2023 when I needed my washer they provided the worst services. First, the repair guys they select in this area don't show up or you constantly have to call them. Then you get the nice customer service persons who keep repeating themselves from a script versus hearing you is a little fascinating. The dashboard is weak. But that's another story. But check this out. Claim submitted 11/28. It's now 12/30, part is here but no repairs yet. What does that say about this company? The company's reviews I think people are fooled by but in reality it's the worst I have dealt with.

I reported a garage door failure to open. They sent their technician out, didn't do anything, took $65 and left, said he will write report for the replacement due to an old unit and no parts for repair. The claim was denied because based on their terms, it was a power surge and not because of wear and tear. This is fraudulent, the technician could be contracted and side with them for not covering the problem. Don't trust what they tell you, but read carefully on the contract. Never buy this type of insurance again, they won't cover anything.

Made the claim on 11/13, a technician arrived 2 days later and recommended a repair. 11/27 the repair was still not approved. They insist on sending another tech that hasn't yet to show up. Been on hold nearly 10 times w staff challenged by English. Choose another company.

Upon calling them for thermostat assistance and having a technician come out to ensure proper installation I was told in an email that they would not service it as it was a maintenance issue therefore are closing out my claim. I called them again but this is about my HVAC heating not blowing. Again I was denied because I had a previous claim within 30 days. I said how could that be there was never a visit by a service tech. They claim it's all part of the same claim as before therefore will not honor the request based upon a policy. I argued with the rep who was heartless (go back and listen to the recording of the call if you can and judge yourself) as we are in the early throws of the coldest months and getting colder and I have no heat, thus having to use space heaters which runs up my electric bill. She refused to set in motion a policy exception (whatever that may come to) that I asked for.
I asked her if it were you and you worked for the same company chances are you would get the same service identical to my situation because she is an employee. That is an exception. But NO! After 15 minutes of the back and forth, I asked to speak to management who has some empathy. She told me she would have a management call. Well I expected the call right away after I told her they stand a good chance of losing me as a solid, no claims filed before, paid on-time client who pays their company bills, and her salary. She didn't seem phased. So... the next day a management team called I was not available.
As promised I have looked into another competitor who seems very disturbed by how I was treated. I was a banking professional of 17 years (now retired and on fixed income) in the field of customer service and this company Select Home Warranty sunk to an all-time low. I hope if you are reading this you do your due diligence before you make this company your home warranty service provider.

This company is the worst home warranty company in USA, they steal money from the policy holders and doesn't give the resolution when needed. When I purchased the home warranty with this company I was told, they will provide $11,000/year for the repairs or replacements for the appliances that are covered in the warranty document. I had an issue with the built-in microwave on Nov 18th 2023, I submitted the claim and they told me they would send me a check for $95 to purchase a new microwave.
I asked them. I can't buy the built-in microwave oven for $95, and asked about the agreement of $11,000/year for repairs and replacements. They didn't have any answers. I asked them to cancel my warranty and refund the money back. The company stole $690 from me and send the check for remaining amount than what I paid. This is A FRAUD COMPANY THAT IS ESTABLISHED TO STEAL MONEY FROM THE PEOPLE. Biggest SCAMMERS andTHIEVES.

I had to call to explain why my AC unit is covered because someone doesn't know that in the United States, the VAST majority of HVAC units have the compressor outside the house and the air handling unit is in the attic. My initial claim was denied because it was on the "second floor". I don't have a second floor. But true to form, the claim was denied without a followup for clarification, meaning lost time where my HVAC isn't working for an additional TWO DAYS. This is the absolute antithesis of good customer support. Good customer support would have had someone reach out via phone call to verify details before denying the claim so that the customer is not without heat or AC. This is the third such interaction. The one time I got someone to come out to repair my AC during the summer's multi-day triple digit heat prior to calling them, they refused to reimburse me for the service call. I will NOT be renewing with this company.

This is the worst home warranty company we have ever dealt with. Customer service center is not in the USA, very difficult to understand agents' accents and they only read scripts. We paid our monthly rate for several months and when we needed service, their contractors didn't show up. Supervisors didn't provide follow up even though we had to contact them several times, so we ended up buying a new washer machine. After we were charged for a monthly fee and we didn't receive any service, we decided to cancel the contract, and they charged us a $75.00 contract cancellation fee. Very unprofessional staff, they just got out money with no service in return. They don't care about customer service and customer satisfaction.

I started the policy on November 23, 2023. The sale agent is a liar, who told me that the policy start after 30 days and I can cancel in the middle of the year without cancellation fee. After 32 days, my fridge had a problem, so I submit a claim. Then the agent told me that there is a fine print, If I pay by credit card, the waiting period is the 35 days instead of 30 days (which is Dec. 28, 2023). Then I decided to cancel the policy on Dec 27, 2023, the agent told me there is a $75 cancellation fee. It is totally ridiculous that they charge the cancellation fee for a policy that never started and I never used. And they refused to refund the two monthly charge ($42*2 = $84). So they just scam customers to pay $159 for a policy that never take effect for even 1 day!

I signed up with SHW in April 2019. I paid for a five-year subscription and got a "discount" as a Senior. I have used the warranty VERY little as they always have a way of finding a loophole. However, the biggest problem is that when I signed up it was as a rebound from another Home Warranty company that left me high and dry (but very HOT) for 3 months in the summer here in middle Georgia. SHW promised that they had my chosen HV/AC company on their list of contractors in our area. I signed up on that assurance. Each time I had something with my HV/AC (maybe 3 in 3 years), they always sent a company that was not the one I requested, always telling me that my chosen company was not the "first to respond" to their call. The issues were never taken care of.
Then, I found out from my chosen company that SHW never reached out to them, and that they were not on SHW's list, after all. SHW continued to tell me that the one I asked for was "not available" or "not the first to respond to their call." They lied through their teeth. I called them on that lie, and they just continued to repeat their script, as if that was going to take care of the problem. Their Customer Service reps are in India, and their English is spotty, at best.
I recently had the blower motor on my unit, the upstairs portion (dual system) completely die. It was the cold part of the winter here, so freezing temps nightly, and really cold during the day. I contacted SHW immediately the first morning and told them I wanted my company to come out. They lied, again. They continued to tell me the same lie, no matter what I said. They tried to send out another company and then complained that I sent them away. I had already told SHW why that company was not acceptable, but they never canceled that company when they said they would. So, that company called me to schedule a time to come out, and I had to tell them not to.
My company gave me an estimate and a diagnosis and did not charge me for that. I sent that in to SHW upon their request. They never got back to me for a couple of days, meanwhile we sat here freezing. I explained all of that, and finally a "Manager", a very rude man called me and was extremely unprofessional in his comments - just plain stupid and rude - did not listen to a word. I filed a complaint with the BBB, SHW responded with more lies and rudeness to that complaint. BBB supposedly sent me a notice to respond over Christmas. Because I was with family and not near or looking at my emails or computer, I did not respond. They closed the case and labeled it "ANSWERED." Yes, SHW answered my complaint with lies and a complete abrogation of the truth. It was $1,842 wasted on this home warranty. I have never gotten my money's worth. DO NOT DO BUSINESS WITH THIS COMPANY. BUYER BEWARE.

Please don't be fooled by any fake reviews. This company is by far the most unprofessional I have ever experienced. I have their best plan and after a year still not 1 of my claims has been actually resolved. They send incompetent technicians, then they ping pong your calls to each other saying they won't give the call to a manager. They say, "We will call you back" and never call back. They hang up on you saying they can't hear you properly. This company is cheating its consumers and just find ways to wear you out of following your claim.
I made a claim for my oven that was partially working, the tech comes and ruins it completely and then they say he didn't know what he was doing so I can go find my own tech but then I should pay that person another call out fee. Then they say, "We can give you 1/10th of the cost of replacing the oven as a claim back after purchase" (which I am sure will never actually be reimbursed). Absolutely unbelievable. Terrible service. This company should be held accountable for their actions.

I had a stopped up kitchen sink and nothing I tried would clear it up. I put in a trouble call to Select Home Warranty. They sent a plumber of their choice, they arrived three days later-who looked at the sink and said they had to call it in for approval. I got a call from them 15 minutes later and told me Select Home Warranty denied service, but that they could do it for $650. I called the Select company for clarification and they said the work could not be approved with a bogus excuse that the pipes and garbage disposal had been installed incorrectly and that it was stipulated in the contract. This made no sense and frustrated I hung up. I called a plumber and he cleared the clog with a motorized drain auger (snake). I paid $550 out of pocket. I want nothing to do with Select Home Warranty. I have signed with another company.

You will be treated exceedingly well when you purchase, with complementary add ons, extra months, etc. Then when you have to file a claim a resolution will be in the far future if it ever occurs. Select Home Warranty will take days or longer (currently at week 4) to address your claim, then hire the cheapest and absolute worst contractors who incorrectly 'repair' problems, then not ever properly repair the work, and finally charge you for the repairs when you cancel your warranty.
The electrician they hired did not work up to code (put a non-GFCI breaker for the dishwasher/disposal) then would not come out to repair the work. Select Home Warranty then CHARGED ME $200 for the work when I cancelled the policy. We have had only 2 claims and each time I have been on hold for hours. I have spent over 30 hours in the last 4 weeks trying to get a breaker changed (this is a 10 minute job I can do myself, but we have breakers that cost more than the service fee). The whole thing is a racket and you'll end up having to fix the job yourself or call a more reputable repair company after. Save your money; I wish we had.

I signed up for Select Home Warranty and my first claim for an stove/oven repair was quickly approved, dispatched and taken care of. I was very happy with my experience. I purchased the plan that includes hot water tanks and roof leaks. When I submitted claims for these, both were denied and I was referred to my policy. Both are covered under the policy but this company refused to cover my claim.
If you use this company, when reporting issues just use the same verbiage they have in their policy to avoid rejection I guess. Don't purchase the roof protection as I spoke with a contractor and they said Select Home Warranty always denies these claims. Also file claims online as over the phone things are messed up by their off-shore team. They will listen for any keywords to deny your claim.

I bought the warranty for 3 years. What a mistake. When my dishwasher went out, the part was not available for 2 months and then there needed to be 2 parts. Finally, they wanted to replace the dishwasher and only gave me a 175.00 towards a dishwasher that cost 569.00. This was unacceptable. I have been trying to cancel this since October. Every time you call, you are put on hold and transferred to one department to another. The representatives just want to keep you as a customer and canceling the policy is virtually an impossible process. I am starting again this week to cancel as I sit on hold again and I have been transferred twice already again. On no circumstances should you use Select Home Warranty.

I called in for a service repair on my hot tub and refrigerator both of which I bought a three-year contract on now. I have had Claims on both and they are refusing Claims making it hard to even get quotes. The contractor sent quotes and now they’re stating the contractor did not send them in, this is the third time I have tried to make a claim and the third time they have now refused. This is a fraudulent company and should be sued.

When I signed up the rep told me everything what is covered under each plan. I felt comfortable and decided to get the best plan as I was informed coverage was 100%. Afterwards into the contract by a few months, my built-in microwave failed. I called to make an appoint for repair. I was requested the model, serial #, etc. I told them it is about 2-3 years old. Within 2 days I was offered $95 cash out in leiu of a replacement of a $824 microwave with no labor installment.... I was told that is the depreciated value of a $824 built in microwave when I was informed by sales rep all is 100% covered. Do not fall for their fraudulent tactics... If I could give a zero rating I would have.

We paid $1,260 to obtain three years of warranty coverage with their "best policy" for our primary home and rental units.
There were two claims placed:
1. Ceiling Fan Claim - We placed a claim for a ceiling fan not working. It was explained to the representative that it was unknown if the issue was the ceiling fan going bad or if it was an electrical issue. We received an email from Select Home Warranty stating "After a Review of the specific issue with the Ceiling Fan, it appears that it cannot be repaired." I called back and the representative kept stating it was not cost-effective to send a technician to troubleshoot the issue and therefore would only issue us a $45 toward the replacement of the fan. We would need to buy and have our own technician install. We replaced the fan and it was in fact an electrical issue. If they would have sent a tech, this would be fixed.
2. Garbage Disposal Claim - We placed a claim for a garbage disposal which was not working. We received an email from Select Home Warranty stating "After a Review of the specific issue with the Garbage Disposal, it appears that it cannot be repaired." I called, the representative stated it was not cost effective to send a technician to troubleshoot the issue and therefore would only issue us a $45 toward the replacement of the fan. We would need to buy and have our own technician install. We had another technician come (not from Select Home Warranty) and were able to fix the issue within 24 hours. The unit did not need to be replaced.
Page 2 of our contract states we have a policy adjustment in which we may opt out after one year for a prorated refund which should be an amount of $795. They are claiming only $12.76 will be given back to us if we cancel the policy. They are not a reliable company and need a service to repair or replace the units covered. We want to change warranty providers to a reliable company however they are not allowing us to discontinue without a large penalty.

When you ask them to fix a leak in the bathroom, they say that we do not fix this leak even though they initially said that we cover all plumbing matters. I do not know how they can take money without offering any service, even if it is simple.

This is a crappy service. This is a scam. I made 6 appointments with the schedule again. 11/23~24, 12/1, 12/5, 12/6, 12/11, 12/13. Every time we made time from work, we waited for this service. They never kept your promise and never came. I can no longer trust your service. I still haven't received service.

I purchased my annual policy in July 2023. In November I filed a plumbing claim. A master plumber sent pix and diagnosis. Customer service continuously denied receiving the diagnostic materials until I was cc’d in the diagnostic email. At that point customer service advised me I was responsible for access, stating I would need to remove the back of my new cabinets - without guarantee they would cover the cost of the service. Customer service manager advised me of a $500 annual limit for plumbing. No such limit is in my contract. After insisting the manager prove to me the limitation was in my contract, SWH denied my claim saying the leak was outside. This process took about a month. Select Home Warranty has refused the master plumber’s diagnostics and fabricated one of their own to fraudulently deny my claim.

I bought a policy with them back 7/22. Now I need to use them to fix my dryer machine. They denied the repair. They only offer less than half of the repair cost. When they sell the policy they don’t inform so many things. Looking for other ripped off clients from them to enjoy a lawsuit. Also I am writing a case on Consumer Affairs and BBB.

I have a washer that needs repair. I file a claim, get an email saying that they are looking for a service tech. 2 days later, I get an email telling me that their service network is "Backed Up" and it would be 2-4 weeks before they could be available. I could find my own service provider, they allow a $100 initial amount to coordinate a diagnostic visit on my own. The repair shops I called said they would not dispatch a tech for that amount. I again asked SHW to coordinate a visit, 2 days later the same email, asking me to do the job I thought I was paying them to do...
This cycle went on for almost 3 months, same result. When asking to cancel my Platinum plan on both properties, I was told to wait, they would find someone within 24 hours, a week later nothing. This went on for 3 weeks with different people telling me the same thing. I wonder if this tactic was done intentionally so that the pro-rated refund would be less... Ultimately I had to be very firm, and not allow that to make a 3rd false promise that I know was not going to provide a positive result. I was able to cancel both polices after a $75 cancellation fee for both. WHAT A TOTAL WASTE OF TIME AND MONEY. Stay away...

I had a light in my fridge freezer go out. Bought replacement light, but that didn't fix it. Swapped the light out with a working one in the fridge door. Still doesn't fix it. Logic is wiring. Opened a case with Select and they tell me I have to have someone come in on my dime to confirm it. They said several times that lights aren't covered, but this isn't a light issue. Section 6.3.4. of the contract states wiring IS covered. With the cost of having someone come in to prove it isn't the light and then have Select charge me the $60 copay, it would have cost me about $300 for this warranted part. Ripoff. Then they have the nerve to call me about extending the warranty another 3 years. Never going back to this scam.

I signed up for 3 years in June. Had my first service call in October. AC blower motor died. It is a covered part as per their Tech and contract. they could not repair and refused to replace which is clearly stated in the contract. After fighting with them, I just cancelled and they wouldn't even give me back the full amount I paid (plus the copay for a service they decided not to cover). Try Choice Home Warranty. STAY AWAY FROM SELECT HOME!

I submitted a claim for fridge repair in March 2023. It is now December. Zero results, hundreds of lies. Select Home Warranty is is fraudulent/scam. Fridge continues to accumulate ice build up causing water melting and destroyed our wood floor. They also did not repair my ceiling fan. July claim. Now Dec. BEWARE. Anyone else interested in suing them please join us to save other future victims.

My first claim and Select says they don't cover my refrigerator. The contractor they sent even said that he couldn't fix the issue even If I paid for the repair outright. So, I went to cancel and they kept me on the phone for an hour derailing me from cancelling. Finally I pleaded with them to cancel, and they charged me 30% fee for doing so. Then after I find out that they are sending out technicians not for repairs but only for Diagnostics. That's not what I bought a warranty for. PASS on this operation.

Select Home Warranty is a Scam Company. They do not cover anything! We purchased their Platinum Care which is supposed to be their best plan with most covered items. However they declined to cover the covered items. They get away with not covering by using fine print in their policy. They make you wait for 30 days to make the policy effective and then for another 30 days they don't cover any "major" repairs of the "covered items".
In our case it was replacing a part of the refrigerator which costs about two hundred dollars but they refused to cover that. We bought home warranty to cover for any appliance issues that we may run into when moving to a house previously owned by someone else. However for 60 days nothing will be covered. And I believe they have fine print to not cover for some reason or the other after this period as well. They have 24/7 call center folks who repeat the same fine print from the policy and provide no other assistance. The amount we paid for the warranty is now down the drain. I can only hope that no one else go through this. Beware of this company and do not purchase home warranty from them. I would give them 0 stars if the system let me.

I called Select's 24/7 line the day the clothes washer failed. I managed to submit a claim. They assigned a repair person to do a diagnosis but he said he will not be able to fix it, so they assigned a different guy. He came down and said he need parts. I paid the service fee, and never heard back from them again, now they assigned a 3rd company.

Select Home Warranty service makes up fake reviews and did not do a coverage for genuine failure of AC equipment. I paid 3 years of coverage amount and in return stress and spending time on phone for no value. So if you want to pay your money and talk to scammers over the Phone, you can try your luck. I have had an absolute horrible experience with Select Home Warranty. I've been a long time customer of one of their competitors and switched to Select Home Warranty because they made promises of extra coverage for a lower cost. Unfortunately we had been experiencing problems with our dishwasher. It's a Bosch top of the line dishwasher purchased 2 years ago for over $1,000. It was having a draining error. We submitted a claim and they sent out a vendor to inspect the dishwasher. The vendor said there was problems with the pump and the parts needed are no longer manufactured. The vendor submitted to have the unit replaced.
Here's where it gets frustrating. Select home warranty then sends me an email telling me that they're going to pay me only $150 for the unit and won't replace it! Obviously very upset, I called Select Home Warranty and they told me that my 2 year old 1k unit had depreciated in value to $150. That is absolutely incorrect and the representative was clearly reading from some kind of prompt because he just kept repeating the same thing over and over "I know you're upset because you want more but this is what we will offer". He couldn't tell me how they determined this outrageous depreciation. There is no way my dishwasher has depreciated $850 in 2 years. It is still a top of the line unit. The company has ignored me, paid me nothing and I'm absolutely frustrated. Select Home Warranty is a horrible company that has absolutely scammed me! Do yourself a favor and avoid getting scammed. Stay away from Select Home Warranty!

I just sign up for Select Home Warranty. I had a clogged drain so I called Select Home Warranty to come and snake the drain. They sent me the washing machine company instead of a plumber. I called back to get a plumber and it took from the 15th until the 24th to tell me they can’t find a plumber. Then they offer me 100 to have it diagnose but who can get a plumber for 100.00 dollars. Try to cancel all 3 policy took over 2 hours. Come to find out they. Charge you 75.00 dollars for every cancellation from my property. I was never told they would be a cancelation fee. Beware, this company is worse the the other two I had. Only reason why I cancel American Home Shield was because they are getting too expensive but I went back because at least they take up to 1 day to get someone to come out. BEWARE Select Home Warranty. 75 for cancelation is outrageous.

I have a refrigerator that cost $2400. It failed and could not be repaired. They offered me $300. The fine print does have limits. So, be very aware that the replacement policy is so limited that it is worthless. Other companies are far better. For example, First American says: "Yes! If we can’t repair your covered home system or appliance, we’ll replace it with a new one of like functionality". And they have for me. Going back to them.

Save your money. This company is horrible and unreliable. Filed a claim over two weeks ago for fridge repair. Finally after a week and me calling every day a tech showed up. They then have taken a week to even respond. The issue is still not resolved as they have not come back out to fix the problem. It took me an hour on the phone today to get them to talk to each other to get an answer. I also had a plumbing issue yesterday and they said they needed 2 days to process the service request before they would assign a company. All the while I sit here with no working plumbing. Told them to go pound sand and called a local company. Save yourself the frustration and find a local company and not a company that basically uses an international call center to handle everything.

I ordered a Home Warranty with Steven ** and I asked him to order me their best plan including all options. A few months later I called in to have my refrigerator and ice maker fixed and they said I was denied since Steven forgot to add that option. I was told that I could cancel at any time for any reason and receive a refund. I told Steven that I would like to cancel immediately. He said to talk to his manager and see what his manager could do for me. After I spoke to his manager, I said go ahead and cancel my policy. I immediately I emailed Steven and let him know that I spoke to his manager, and I decided to cancel with him.
I thought it was cancelled and I had received my refund. When I was doing my taxes, I noticed the charge and no credits. I also noticed a couple of other unauthorized charges from them. I called and let them know that I did not receive my refund and they said that my account was still active and if I cancelled now, I would not receive any refund as of now. I let them know that my refund should have been credited from October 8th, 2021. This is when I cancelled.
I spoke to Steven’s manager, and he said that my home warranty will be cancelled. I also emailed Steven right after and let him know that I spoke to his manager, and I had cancelled my Home Warranty with him. I have never made any claims during this entire time, I did not even know I had a home warranty since it was supposed to be cancelled. I only tried once, and it was immediately denied so I cancelled. Now they are saying that they will not credit me at all. Do not trust this company. Now I think I am going to have to take them to court.

If I could give this company negative 100 stars, I would. They are the worst. Every claim is like pulling teeth. Here's a little taste of the issues we had over the span of a year:
1. Freezer gasket needed to be replaced. Submit a claim and am told it's not covered but they will cover up to $165. Got a gasket for $161 and installed it myself. Never saw a dime of their coverage.
2. Our stove went on the fritz. They originally were offering $100 towards a replacement. Had to stay on the phone for half a day to talk to a supervisor who bumped that up to $300. They won't cover a full replacement of an appliance.
3. Had a pipe leaking inside the house, submitted a claim. The contractor that works with them (a handyman) failed to show up the first 3 times they were scheduled. Tried to get Select Home Warranty to pick someone else, but they refused.
4. Submitted another claim for plumbing and they picked the same handyman as above (who by the way, is over an hour from our house). Had to instruct the claims rep that they needed to go find a plumber in our area and not a handyman that was in a different state.
They are extremely hard to work with. One of the contractors that came out explained that a lot of craftspeople, contractors, etc. refuse to work with Select because they don't pay the people that do the actual work. They are dishonest. They will lie right to your face. I'm pretty sure this is a corporate policy because when you talk to a claims rep you can tell they are reading a script. Don't be lured by the lower visit fee - it's not worth it.

Our air conditioning went out July 5, 2023, I called Select Home Warranty to tell them it was 110 degrees outside and our house was 88 degrees inside and we needed help. Two days later they sent a contractor over that evaluated the problem and then said it had to go to their authorization department before it could be fixed. We waited for a week with no results and then decided to call our own contractor to replace the unit which was done the next day. Select Home Warranty only gave us $433.71 towards the $9800.00 bill.
On another occasion a few months later, our house water pressure shut up to over 100psi so we had to call a licensed plumber to change the pressure regulator valve that had failed immediately for fear we would have leaks throughout the house otherwise. Select Home Warranty refused to pay anything towards that bill because we didn't get authorization from them first.
Select Home Warranty is nothing but a Scam Company in our opinion and we would not recommend them to insure a DOG HOUSE. Stay far away from them and investigate any other companies thoroughly before signing up with them. They have too many loopholes to get out of paying anything and all they want is your money. When we called Select Home Warranty to put in a claim the people spoke such broken English, it was almost impossible to understand them. When you call to sign up for the Warranty, you are connected to the sales department in which case, the people speak very fluent English, how surprising is that???

Bought a three-year Select Home Warranty. Had a plumbing issue come up. Select has done nothing except add stress to this situation. They did not provide a plumber - they supposedly looked for three days then said they couldn't find someone, we should. So we had to call around. No plumbers work with home warranties, so we have to pay and ask to be reimbursed. We got an estimate and submitted it for approval - Select never called back. Finally called to ask and they said it was only partially approved, despite having been asked explicitly about this before buying. So ultimately on our first attempt to use the warranty we had to find our own plumber, pay for it ourselves, still pay hundreds of dollars over the cost of the warranty...What was the purpose of this company? They have added only stress and work. This has been the biggest waste of money in my life.

We had two separate plumbing issues within a short time of each other. SHW sent a plumber out for issue #1, who told me he could only do $100 of work (of which I paid a $75 service fee). The problem wasn't resolved during the first visit. It took SHW longer than the 48 hours promised to approve a return visit. A return visit in which the plumber did NOT show up or return my messages. Again I was promised 48 hours for SHW to find me a new plumber. When that didn't happen, I found one on my own to fix both issues. After submitting my paid invoice to SHW they sent $150 to me and the other $150 to the wrong plumber! The one who never came back.
They refuse to acknowledge they made this error and send me the money. They refuse to acknowledge promises not kept (ie doing things within 48 hours) and they refused to give me any unused portion back on my policy when I tried to cancel. (Since they paid out some $, they said I didn't have a refund coming even though we had several months left on our policy). Do NOT waste your time or hard-earned money on this company. Do your homework and make a better selection.

This company upsells their product and then they refuse to cover products stating there is an exclusion in their policy. Then when they do provide service for a claim they have no contractors in the area and you need to find your own contractor and then submit service order for approval so the issue does not get resolved on the 1st visit. Started contract in June 2023 and as of November 2023, I filed 2 claims with them. 1st claim was for a gas water heater that went out in early August. Select sent a technician out to diagnose the unit and found a faulty gas control panel. Select offered $200 dollars cash and told us to replace it ourselves. I thought this was weird but ok, whatever. The wife and I replaced it immediately and received our $200 in about 30 days. Fast forward to end of October and to my second claim. We remodeled our kitchen 6 years ago and spent around $7k on a JennAir microwave/oven combo wall unit. The control board went out and now neither work.
I submitted the claim stating this and instead of sending out a technician, I was insultingly offered $95 cash to replace the unit due to what they claim is "depreciated value" How can that be $95 after 6 years??!! I could see half of our $7k investment MAYBE, but $95...C'MON! I attempt to call them to explain that it is not just the microwave, provide them receipts from our contractor and they will not even entertain a higher offer or to even send out a technician to look at the control board.
After 45 minutes on the phone requesting a complete cancellation of my policy 7 different times (they now kept trying to assure me that i have a great policy and to keep it active) and a refund of my $1260 they duped me into back in June, they offer me a prorated reimbursement of $775 to which I just said FINE. It was 100% worth the money lost to never have to deal with this abomination of a company again. BUYER BEWARE...every single claim you make, they will cite: "Section #8 of the policy sir states it is at the discretion of Select Home Warranty to determine the depreciated value of the appliance."

Since August 1st, 2023 and today is October 2023, and I am trying to collect my reimbursement check of $150. Every time I call they give me the same story and I am still waiting…. Not to mention that when they try to sell you the policy, they will tell you whatever you want to hear and then when I submitted a claim, they requested records of maintenance for my AC for the last 3 years. I purchased plan for two home for two years. MISTAKE, most people that gave higher review rating because have not dealt with the service or claim yet. Wait until your first call. Look at all 1 star reviews. They make up words to deny your claim. Example my technician said 3 parts needs to be replaced. They wrote cracked burner in the furnace so they won't cover it. Everything is lie. DO NOT FALL FOR THEIR SALE SCAM. They do everything possible to deny your claim even if they forge the documents. STAY AWAY FROM THEM. I asked for my money back, they have not contacted me at all. Read the reviews for people who put in a claim not the one who just bought a plan.

I purchased a 6 year home warranty contract with Select Home Warranty 10/26/22 - 10/26/2028. One day, I had a leak from the roof. Since my contract included limited roof coverage, I filed a claim and paid the $65 service fee. A contractor was sent to my home to diagnose the issue, however he did not have a ladder to get on the roof or any way of inspecting the roof. Therefore he made a "best guess" as to what was causing the leak, and the claim was denied. I called Select Home Warranty requesting a refund of the service fee since the contractor was not able to examine the roof to appropriately diagnose the cause of the leak. They refused the refund the service fee and declined to re-evaluate the claim or send another contractor out for free.
When I requested to cancel the warranty after the first year, they told me I would have to pay a pro-rated daily charge over the last year, a $75 cancellation fee, and the service charges for the year which equated to over $850. I was never informed about any of these cancellation charges when I purchased the warranty. This company is fraudulent and only cares about taking as much money as possible from customers. Save yourself and do not use.

I bought the top of the line home warranty. We had the A/C unit fail. The tech reported that the compressor shorted out and overheated. The compressor failing caused the tube to rupture and allowed the freon to leak out. They are denying stating that the freon caused the problem. This is impossible. The Tech even sent in a supplemental stating that the failure was due to the compressor shorting out and overheating. They are trying to get out of paying the claim and standing on the fact there is a freon leak. This company is a deny first., So it looks like it's off to court we go.

I purchased this policy like 2 months ago. There are some questions I ask because agreeing to something like, "Is there a charge to cancel" or "Is there a 12 month agreement? Can I cancel any time." Which a representative told me no to all this questions. I wanted to cancel this policy because they just sent me the agreement when my refrigerator and dryer started to have issues. When I did my claim they said that only certain parts are cover and that my refrigerator ice maker was not cover because it not part or my refrigerator warranty. That I have to pay $139 to add coverage to it and pay another $65 to check it and $65 for them to check my refrigerator.
I'n not going to pay $269 for them to come and check what's wrong with my fridge. Is ridiculous. There is so many little thing on their contract that are not covered that does not give me a peace of mind like a warranty should. So I called to just cancel and go back to American home shield but that when they want to charge me the $75 to cancel which I was advised by their sale representative I was not going to get charged.

I had an issue with my washer and they sent out a tech. The tech could not find the required part, and recommended a buyout. I called to have my WATER HEATER repaired and they refused explaining it is an upgrade to replace it. When I was being sold the warranty they said it was covered and was no issue. I am really disappointed with this home warranty that I purchased. Do not waste your money for a company which doesn’t provide any services when you need it. Our garbage disposal is not working and we have been communicating with them since three days back, asking them to send someone to come and fix it. They only offered a small amount of money which is even not enough for any potential service required. We kept asking for someone they send to fix it but they just refused. We originally purchased home warranty for services, and we didn’t want to be involved in finding professional people to come and fix our issues. It's impossible to cancel the subscription unless you cancel your bank card attached to the account. I’ve been trying to cancel my subscription with this company for 3 MONTHS! And they continuously automatically debit my card. I’ve sent emails asking to cancel! Yesterday, I called customer service to dispute the charge and they tried to get MORE money from me. After hours of disputing, I looked at my bank today and saw another charge of 75$$ I did not authorize. So instead of refunding my account for the month of no service and to stop service, they charged me a service call charge!
Back in June 2023, I placed a claim for my washing machine which Select Home Warranty sent me an email stating they could not find anyone in my area to service my issue immediately, and to find my own technician for immediate service then I’ll be reimbursed. I found someone, paid out of pocket, submitted the reimbursement, and never got reimbursed. I called customer service which claimed that I was supposed to get the tech authorized prior to service!!! What??? CS said that I should have read the bottom of the page that states getting the technician authorized by SHW before hiring them for reimbursement?!? What?! I didn’t see that that step!! Omg!! All these additional steps to do.. because they don’t want to pay you!
This is a service that consumers pay to lessen the stress and hassle of dealing with broken items in the home, not do more to repair the damage. This company requires You to do Their job while charging You to do Their job. They take your money and give you the runaround for coverage. It’s a Scam! These people are crooks. I am a former 12 year customer of American Home Shield. When they raised the month from about 75 to around 95 without notice, I dropped them and went to Select Home Warranty. My research had put Select Home Warranty at the top. They have three levels of policies and I selected the middle one; I made sure it covered water leaks in plumbing.
Three months later called them up with a request to get service for a slow leak somewhere near my upstairs shower water pipe that was leaking down to the basement. Two days later they sent me an email that said I am not covered for that and wanted to know if I would buy the next level up that would cover it. My policy says I am covered for "line leaks in the water...lines." (as copied from the policy below).
On the phone they denied this and pushed very very hard for me to buy up on the policy. Their reasoning was that my leak was from a "fixture" and not from the pipe. They could obviousely never have been able to know that from their desk in Delhi India; I didn't even know for sure where the leaks was from. Their middle policy covers "line leaks in the water...lines." Their next up policy covers "...Plumbing fixtures: faucets filter, shower head, shower arm, electrical..." The leak was definitely NOT the shower head; It was in the wall. I spent about 30 minutes on the phone telling them to cancel the policy while they were hard-selling the buy-up.

Select Home Warranty is by far one of the worst warranty companies I have had the displeasure to personally use. As an real estate I recommend several companies and vendor to my clients with confidence because I have used most of them and believe that the service they provide is best for their needs. Sadly, this company will not be one that I can recommend or send any referrals based on my one star rating! Every time I called about an issue they found a way not to cover the item or the vendor they sent never did the work well. Calls to them to complain or try to resolve the matters were never responded to or I just got tired of calling and not getting any resolution. I finally hired an electrician, replaced my dryer and replaced my AC. A COMPLETE WASTE OF TIME, MONEY AND SPACE! Poor service, poor communication and subpar vendors. It's a HARD no - never again for me!

Called in the claim to fix my dishwasher 18 Sept 23; technician was assigned in 3 days; technician did not contact me to schedule service call for another three days, after my repeated calls; technician showed up a week later and requested parts purchase approval, which was received on the 28th of sept. Tried to contact technician for a week to get status without results, called Select customer service and received the part on order with the technician, who will check and let me know status. Today is the 16th of Oct and still have not heard form technician and select customer support providing the same status. In the meantime, I've have a broken dishwasher for 30 days with no end in sight.

I was told, in writing, that the service call fee would be $65 if I renewed and not $125. Only reason I renewed because that’s the normal rate of most warranty companies. I pay for the year and notice they didn’t change the rate. I send emails and make calls to them in April 2023 and May 2023 regarding same. (Including resending the email that they sent me stating the fee would be $65) I’m told we received proof and we’ll escalate this and get it changed. I check back a few months later. Still not changed. I’m again told same script which is, "Will escalate this and someone will call or email you back about it in 24 to 48 hours. Of course no one does. No one ever does.
Fast forward to October 2023 when I finally have a claim. I noticed that is still has not been changed to $65. When I tell them about it they say, "You’ll have to pay the technician to $125 as that’s what it is listed as, but if you send us in the invoice for the $125 we will reimburse you." Of course I did that and no one has reimbursed me, emailed me or called me and every call or email I send the auto response is I will get a response in 24 hours. I never do. I have not been reimbursed. The amount has not been changed. I was fraudulently duped into resigning a contract with them. Service is horrible. They blatantly lied to you. One rep will say it’s billing department that has to assist them. Billing says it's not their department. You’ll overpay with this company and never get any service. Beware.

If I could give a ZERO I would! I signed up. It all sounded great. I asked about turn around times for the claims. They said that it was quick. I have had an absolute horrible experience. With Select and the Repairman they sent out. Acted as if I was an inconvenience for him and he didn't even listen to what I said was wrong with the Fridge. He didn't note the error code in his report to Select, he didn't check the temp in the fridge either, nothing! He was rushed and rude. Only cared about how fast I would pay him for the service call.
Two weeks after my fridge was having the cooling issue, I called Select because they said that it needed to be replaced and could not be fixed due to the parts that the technician is claiming are the issues cannot be ordered anymore due to being discontinued. The refrigerator is only three years old! The part he is saying needs fixed isn't the issue. I spoke with the manufacturer the same day and it is a sensor. And still could be ordered! So for a three year old fridge, they wanted to replace it and only reimburse me $300! Ridiculous.
I said that the policy states I am allowed a second opinion at free of charge to me, she said yes but again I have to pay everything upfront, and wait for any reimbursement. I already had to pay the service fee of $75. So Instead, I am cancelling this plan that I have been paying $65 a month for when the part that was needed to repair this appliance was $60.99! BIG SCAM. STAY AWAY. Gave a hard time for me cancelling too!! Going to keep an eye on my account to ensure they don't keep charging me for this scam of a Warranty.

First, people with a positive review have not filed a claim. Second, you are not informed that the coverage is severely limited and nowhere within the actual cost, third, you will be blocked from seeing the actual contract until after your review period has expired. I had 2 items that went down in the same week. I called to file claims because the online system would not work. After filing it was a week and no one came to my home or called to verify or schedule an appointment. I was left calling everyday and getting nowhere. They told me to call who I wanted them 'try' to get reimbursed. The dishwasher was the first issue addressed - I ended up going to Lowe's, picking up a new dishwasher, installing and delivering it myself. This is huge because I am disabled with very limited arm use and leg use. I crawled around in my floor, hooked up lines, and even diagnosed my 3 yr old dishwasher that quit.
My original dishwasher shorted out at the motor and also burned a hole in the tub - hence it was irreparable. I purchased a replacement of the exact product I owned - nothing fancy or exceptional. Cost came to be $825 - they have offered $500 reimbursement. If they had sent a tech the dishwasher would still need replaced and a tech assessment charge included. I saved them hundreds of dollars they screwed me over. No one ever came nor was a claim completed on my hot tub - benefits I paid extra for. I asked for a full refund of the premium, they are still jacking me around claiming a prorated refund yet they were the ones who violated the contract. I am preparing to file in small claims court. Complaints can be found everywhere. BBB and state consumer protection will do nothing about them nor help their citizens.

They sent out their own contractor who submitted the claim and Select Home Warranty kept telling them they would respond in 24 to 48 hours. They never responded to their own contractor. I ended up having to pay the contractor and never got reimbursed.

I've had back to back NEGATIVE experiences since being with Select home warranty. This last experience did it. I called for a leaky faucet and was fraudulently instructed to purchase an additional $249 plumbing n electrical policy to cover my problem. Later to find out I was lied to!! This company took my $249 and within a week told me my claim was not covered and I wouldn't get my money $249 back. The OUTSOURCED representative apologized for the incorrect guidance from the other OUTSOURCED representative, who I could barely understand. I then asked for a manager, JUDY, who did not make this customer whole. Instead, I was met with a company spiel of "look at the bright side," ** of we cover the inside! That BULL was, all the other items inside your home is covered.
I asked to be terminated and refunded from this money grabbing company to learn I have until 4/2/25 until my policy is up. Judy informed me there was no money to be refunded??? A whole year and no money to be refunded so that I can move to a new BETTER warranty co?? This company never made an effort to refund my $, nor did they offer to fix my leak. PLEASE AVOID THIS FRAUDULENT COMPANY!!! You can't understand them, nor do they do what they say they cover. I WASTED my money. NEVER AGAIN WILL I PATRONIZE SELECT HOME WARRANTY! THEY SUCK....and you've been...WARNED....

This company sent out a technician to work on my HVAC unit March 2023, he said he had to order a part, he never came back so I called in again & they had the repair company call me back, they said the part was on back order, it is now October 2, 2023. Still no parts. I called back in several times but to no avail. My contract expires in a few days and I got several calls to renew & the last call offered $100 less than last year's price, I called in to resolve my HVAC, issue & to renew & the rep said he couldn’t do the price that I was quoted, he asked how much did they quote me & I said they just said $100 off of last year's price, he responded that he is not an idiot, he heard that but wanted to know the price, I told him they didn’t give a price, they just said $100 off of last year's price, he responded that if I raise my voice again he will terminate the call and just transfer me to claims.
I responded, "** your warranty service," and hung up. He called me right back and said, "You are terminated immediately." Horrible customer service. Very bad company. Never did replace the part on my HVAC. I just built the house December 2020 so it wasn’t an aged unit. Very confused with this company.

My A/C Unit went out. Called SELECT HOME WARRANTY to get it repaired and they sent out a repairman who was unable to repair my unit because of the SMALL PRINT rule in the policy prohibited the repair. They only covered the tech coming out to diagnose the problem. I immediately cancelled the policy. I DO NOT RECOMMEND THIS COMPANY TO ANYONE!

If I could give them 0 stars I would. I filed a claim for a complete plumbing stoppage and it took three days for a plumber to come to my house. He tried to fix it and needed approval to snake the main line. The person he talked to would not approve it and said they would send another plumber. I called and complained and the customer service rep called me a liar. In the end, that plumber left and I had to hire another company to fix it. I paid out of pocket and then called to have my policy cancelled. I have spent a good three hours on the phone and talked with five different people who keep trying to sell me on keeping the policy. I am still waiting to get my refund. I would not recommend anyone use this company. There are plenty of other home warranty companies that are actually worth the money.

I purchased a home warranty from Select Home Warranty after reading good reviews and being told by the salesperson that the warranty would cover items such as a broken water heater, air conditioner and plumbing. Unfortunately, when my hot water heater broke and flooded the garage, Select Home Warranty's response was that they don't cover hot water heater leaks. I advised them that the issue was not the leak, but the fact that the hot water heater broke. They denied my claim and I was forced to spend over $1,400 purchasing a new hot water heater and having it installed. This is more than frustrating and infuriating. They are happy to take your money for the warranty, but then include fine print you don't see until the purchase is finalized which allows them to deny claims. I would not recommend this company to anyone.

I had a power issue with the power to my AC thermostat, and they sent out to tech to diagnose it. The tech spent no time a total of 5 minutes looking at the system and came to the conclusion that I needed a new system. He never turned in the report and was arrested for a DUI after leaving my house. The owner of the company came over two weeks later and spent the entire time apologizing and said that my system was leaking (which Freon leaks are not covered by SHW).
That didn't explain why I didn't have power going to the thermostat. I contacted another company who determined that I had issues with my contactor, board, relay, and transformer, but there was no leaking at all. I contacted SHW to tell them about my findings. They refused to accept the diagnosis of the second tech and said they trusted their tech. I asked for them to send a different company to review the case and they refused. Basically, they didn't want to pay for larger repairs that are covered under their policy, so they denied my claim based on a "leaking system", which never leaked.

I had to go to Court to get my pool pump failure resolved. I was given a judgment in the amount of $3198.19 based on Select Home Warranty not adhering to their very own policy provisions. Even now they refuse to pay the Court award. Select Home Warranty is, in my opinion and rightfully so, a company that does not follow their own policy provisions and will make you have to go to Court to adjudicate their refusal to pay and then refuse to pay the award.

I purchased this warranty 1 year ago. I have had 2 claims and they denied both claims. Both claims have been on AC units. To call and talk to customer service is a painful experience as you can not understand the people talking to you from a different country. I have waited 2 weeks for an answer and calling and calling with no reply other than to say it is in the portal, which I asked to show me and they could not. I said show me the email and they could not. Please resend the email. "look in your spam" they said. They seem to have my email that comes through when they advertise. Bottom line is that this company is poor at communicating and slow! They also don't really warranty anything. Just deny claims...-10 out of 10 so frustrating. Not sure how they are in business.

I purchased Select Home Warranty which includes A/C coverage. When our A/C was not working around end of June, 2023, I immediately submitted a request to check and repair. After 2 days, they said they can't find a A/C technician in San Jose (Bay Area) and told me to find a tech on my own. So, I waited for weeks so that a technician to be available and kept calling & submitting repair requests more than 5 times over months. SHW has never assigned a tech to check what's wrong with the A/C. Several months have passed and the weather has cooled down. There are plenty of A/C technicians available in the area, but SHW has not sent any technician yet which is a clear and systematic VIOLATION of the agreement by SHW.
It appears that SHW dodges any repair which it deems can be expensive, but when comes to insuring they make big promises and take premiums claiming coverage of all these appliances. A systematic FRAUD that needs to be brought to justice. SHW is the worst home insurance company I have ever experienced! I would NOT recommend SHW to anyone!

Select Home Warranty is a worthless company, do not waste your money for Home Warranty. I have paid a diagnosis fee to Select Home Warranty for a broken AC. They are neither fixing the AC nor giving the technician diagnosis report. I had to call another technician and paid twice for diagnosis from my pocket. Please be careful with this company. I cancelled my policy immediately and they charge me $75 for cancellation. What a RIP-OFF!

I paid for Select Home Warranty their platinum plan. My washing machine broke. I called to file a claim, but the service person spoke broken English and there was so much background noise I had to repeat everything. You have to verify it’s you every call. You need policy number, claim number, your name, your address, your email and your phone number. I stated my problem. Was on the phone 30 minutes, was ensured everything was good and I’d be contacted by a service provider the next day. I was contacted by a plumbing company not a appliance repair person, so I had to cancel them and call back in to Select Home Warranty.
I called back, went through the whole identification process even though I gave the claim number and policy number. Had to explain the whole thing over again. Told them it was a washing machine needed repair not a drain as they had listed. Was ensured again after 35 mins on the phone they would send the claim to the right provider this time. Next day I’m contacted by another plumbing company and now I am beyond angry. So a third day a third call in and I’m told they have no technicians in my area and to contact my own service tech to come out. I was livid, here I am paying them 67.00 a month to provide a service that they assured me was covered in the zip code I lived in, and they are telling me to find me own tech. I told them that’s their job I’m paying for and to find someone.
The Select Home Warranty person assured me they would and that I’d be contacted the next day. Day 4 I am contacted by Select Home Warranty and told they had no one, and to find my own service tech, have him come to my home, pay him out of pocket and for him to find the problem with my washing machine. Then I was to call Select Home Warranty and have the tech tell them the problem with my washing machine, and they would take 1 to 2 business days to decide if they would cover the repairs.
So I was supposed to call my own tech out and pay his house call fee plus labor fee to find my problem with my washing machine, then have him call them and tell them what my machine needed, and then to leave and come back on a second house call, if they approved the repairs. I was beyond angry and when you ask for a supervisor you are told that it will be the next day before they contact you back because they are to busy. Please avoid this service. Go somewhere else, it is beyond frustrating that these people have such a high rating. I’ve lost 134.00 in contract fees and still no repair. I am to pay a service tech out-of-pocket house call and labor fees and then they will decide if they will cover it, why am I wasting money on these people.
I cancelled my contract and I hope you take heed reading this, the person you call speaks broken English and they are in a large call center with so many voices behind them talking. You have to go through a 15 min identification process and then you are left so frustrated. Please don’t waste your money please. I did, read this so you don’t have to lose time, and money on someone that treats you like a number not a person.

This company has collected over $50 a month from me for over a year. I went to file a claim when my washer had an issue. I reviewed the policy and made sure it was covered. They are telling me I need to find my own repairman AND get the person to submit an invoice prior to any work being done. They are telling me they will not pay more than $100 without this and that I need to pay the $75 service fee meaning I might get $25 back. I have tried calling but only get people who do not speak English. No company will even come out for an estimate for less than $100 and no one is going to do that for free, then return after "approval." This means I have had no washer for weeks and there is no end in sight. I have asked for a refund of my premiums since they have no repairman. No response but tell me to call back. I am just paying to have it repaired and continuing to try to get my premiums refunded. Too late for me but maybe I can help someone else.

This is a terrible company. After 2 weeks of no response we were finally told we were "authorized" to find our own technician, which took another week. The repair was going to be $500 and we were only approved for $165, which is not what we were told or their contract showed for coverage amounts when purchased. The sales people speak regular English, but the entire operations group has a huge language barrier making working through the issue very difficult. It took several calls to understand our dishwasher wasn't nearly covered. Stay away and go with American Home Shield who we had prior, but switched to save a few bucks. Not worth it.

I decided to go with Select Home Warranty because they were listed as a top ten insurance company. Boy was that wrong! I had a water leak in my garage and called to make a claim. I was concerned because the representative began offering me a supplemental policy. When I asked if leaks were covered in my policy, she said they were. She was just required to read the prompt. Two days later I got an email stating leaks in the garage are not covered. I’ve been paying for a warranty policy and they had no issue with taking my money but as soon as I needed to use the policy, nothing is covered. Don’t waste your money because this company is only out to take your money without providing coverage.

This company is the worst. I put a claim to fix my stove which the only problem was I cannot adjust the temperature in one on my burner. They send a technician from MAJESTIK appliance. They came on July 2023. They “fixed”, they replaced the “right part”. 2 weeks after the “right part” get a short circuit. My stove was full of black fume. My neighbor call the fire department. My whole stove stop working. I called Select Home Warranty. They send me the same company. The technician told me that the part was wrong and affected my other burner, that they will order the part “again”. After 2 weeks I called them and they told me that select home warranty did not approve the work.
I called select home warranty and I told them that and the MANAGER told that the company make the mistake. "Here is the phone number deal with them." The MAJESTIK refused to talk to me because in their contract Select home warranty is their customer and select home warranty manager told that he is sorry but he cannot do nothing and he told just keep trying. When I ask him about the part on the contract that they said if they cannot fix the appliance he told me that he doesn’t know anything about. Please DO NOT SIGN A CONTRACT WITH THEM. I have all the information if you need it before to take a decision my email is **. I want to make sure this company do not scam and steal anyone else.

I have a bronze policy that I purchased March 15, 2023. Under my policy garbage disposal are included for $500. I just replaced my broken garbage disposal for $727.96. Select is telling me that they'll only reimburse me for $75 which is a joke. I am going to ask for my full annual bronze membership fee back as my bronze policy clearly states that garbage disposal replacements are reimbursed at $500.

Select Home Warranty has to be the worst scam company ever. They mislead when you call to sign up and promise coverage they do not follow through on. The 30 day refund period is because they send you the contract after you signed up and don't expect you to read the fine print. I got stuck with having to pay $127.50 for installation out of my pocket and a $75 cancelation fee after I told them they are not authorized to charge my account. They are argumentative, rude and unprofessional. When you try to speak with a manager, I was told there wasn't one and I had to talk to the representative. All around a horrible experience and I ended up paying more out of my pocket than what the part was worth.

Select has yet to find us a repairman, we have had to find one every time. Every claim that they have approved has been for the minimum amount they are willing to reimburse which is far below the cost of repair. They state that the unit is old and they will give you a little bit of money that doesn't cover even a fraction of the cost. A warranty company should replace the unit, the age of the unit shouldn't matter.

I bought a 5½ -year policy from Select Home Warranty (“SHW”) in Nov 2022 for $2500. The following July my clothes dryer stopped working; Filed a claim online on 7/23; rec'd email & text messages on 7/24 that a tech would come 7/26 between 8am & noon. On 7/26: No show, no call. Rec'd email/text msgs on 7/27 that the tech would come 7/27 between 8am & noon. Again no show, no call. On 7/28 a tech arrived, diagnosed the problem & said he'd draft a report & send it to SHW, who would order parts & have them sent to me, then I should call the tech to come back to do the repair.
On 8/4 we called SHW to check on the claim; were told the parts had not been ordered yet. We req'd they be ordered immediately & shipped overnight; rep said he'd see what he could do. When we still hadn't received the parts, we called SHW on 8/15. We were told they rec'd the report over 2 weeks ago: the dryer could not be fixed & they were waiting on a determination from their Resolution Dept. I req'd that SHW email me a copy of the report; they told me I needed to get it from the tech. Left several messages for the tech but have not rec'd any reply.
On 8/16 (today) I rec'd an email saying they had approved a $185 reimbursement (my dryer is 5 yrs old & cost nearly $700 on sale!). Even if I accepted this low offer, they expect me to repair or replace the unit myself, send SHW the “paid invoice”, and then wait to receive a “Reimbursement Form” to sign/return before they'd send a check.
So I've been without a clothes dryer for nearly a month & it's still broken. I emailed SHW to cancel my policy & expect a full refund. There's no reason my 5-yr old Whirlpool dryer can't be repaired, the tech missed app'ts & no one will send me the report so I don't even know what's wrong with it even though I paid for the service call. The delay is unacceptable & their rep gave us erroneous info re: parts. No one followed up on the claim, their offer is insultingly low & requires unnecessary paperwork.
SHW's website says “We’ll repair your covered item. You’ll pay a minimal service fee. It’s that simple.” This is completely false; nothing has been simple about this claim. I'm extremely dissatisfied with SHW. I'm curious to see how they respond to my request for a full refund; if they resolve this matter acceptably, I'll come back & revise my review. Until then, I would strongly advise NOT purchasing a home warranty from this company.

This "warranty" company is a genuine fraud. In the only claim I made, they sent out a technician, I paid him an $80 service fee, he invoiced them for the difference, and they never paid him or returned his calls. I think refiled the claim because the problem was not fully addressed, and they sent me an email stating that he had confirmed he was coming out to follow up. I called him, and he had received nothing from them. They also emailed him under another name. This company is just like the moving companies who under-bid a home move, only to hold your stuff hostage until you pay them 3 times what they quoted, only to change their name and reincorporate under a different name to avoid prosecution. THIS IS A FRAUD.

Purchased a 3 yr policy in July 2021. I have called 2 times for problems and been denied both times. I called for a repair for my refrigerator was leaking. Customer service basic off the model of my refrigerator the ice maker was not covered. I told them just send a maintenance person to check it. I waited a few days to see when repairs would be done. Customer service told me repairs was not covered and I needed to get ice maker coverage. I told them to cancel my coverage for I had paid $475.00 for a year with 2 months free. I got a repairman to fix refrigerator for $75.00 for a clogged self defrost line. I had my bank to request a refund of my money. The bank has not finished the investigation of the $475.00. But my bank has refunded my money until investigation is completed.

Select Home Warranty has been the absolute worst home warranty I've ever dealt with. Last Tuesday I submitted a claim because my AC died, 3 days after submitting the claim the provider came out and told me that it was just the motor which is only a $355 part. Now it's almost a week since I submitted the claim and the issue has still not been resolved. Twice I've called in and asked to speak to a supervisor and twice they've said that all supervisors are busy and that I'd get a call back within 24 hours which never happens.
Now this morning I received an email stating that they want pictures of the unit and all maintenance records to date. I've lived in this house for over 10 years and have had the unit services every year, the AC itself is over 23 years old and parts are bound to need to be replaced but I continue to have issues getting it repaired. I paid more than 2 times the cost of the repair for this year's warranty, and have filed ZERO claims, but yet I am put through the wringer. I will make sure to put this review on every site possible as NO ONE should ever use Select Home Warranty for their home.

One bad company you can meet for home warranties! One of my properties had an AC malfunction, they send a tech and determined motor blower is the issue. He had to file a claim with them to get it replaced. The motor blower is covered and it is taking them days to process it during extreme heat. They have very long wait lines on phone to speak to someone.
And another property I had the AC blew capacitor on two AC units. They argued the second AC was not primary and did not fix it. The contract was for primary AC. Tried to argue with them that second AC was primary for the second floor but to no listening mind. They find ways to cut corners on you. The rep who sold me multiple contracts for multiple properties stopped responding to my voicemails and my emails once my contracts went into effect. They treat you nice till they hook you.

Select is far and away the worst home warranty company of the 3 I have used. They couldn't find people to dispatch twice yet did not communicate that. I was forced to fix myself. I bought and replaced major parts on a swimming pool and a sprinkler system (pumps, control panel). They would not reimburse. I attempted to elevate case twice to a supervisor. No call back. Both claims were denied - repairs of sprinkler pump and control panel and swimming pool pump -ARE NOT COVERED.
UPDATE: My policy is still good till Aug. 23. So I have to live with this travesty of a business. As fate would have it, things "still come in threes". My septic aerator went out 4 days ago. True to their operating procedure "they can find" a service rep. I found one. To be approved my rep had to call in with a diagnosis and associated costs. The aerator was burned up and had to be replaced. Cost was $400 for new pump and $50 for labor. After 15 minutes on hold the Select rep stated they would approve $100. He assured them that a aerator, installed, is not available for $100. They reiterated $100 is all that is approved. Clearly, I would have to pay the remainder plus the requisite service call fee of $75.

I signed up with Select Home Warranty late last November - they offer good prices and it seems the coverage is comprehensive. A few weeks ago, my washing machine started throwing an error message and ending the cycle early. I contacted SHW to file a claim. I was matched to a vendor quickly and we scheduled an appt between 1-3pm the next day. My husband left work early to meet the contractor. He did not call and did not show up. I called Select and they reached out to the vendor who said he'd tried to reach us but we did not answer. I had no missed call or voice mail from him. Because of this unprofessionalism and disrespect of our time we requested a different vendor. SHW quickly connected us with a second vendor. This one did NOT promptly call me so I phoned him. When I reached him on the phone, he told me that he hadn't gotten the assignment from SHW and he would call me back when he did.
Two days pass, and I hear nothing. I phoned the vendor again and he informs me that he moved his office and I am outside of his range and he'd need to collect a trip fee and that he hadn't called me because he didn't have any already scheduled work close to my home. So once again, I called SHW and asked for a new vendor who could come to me, would return calls, etc. SHW reassigned me to vendor number 1! I called them back again and asked to be reassigned, and they sent me back to vendor 1 a third time. By this time, the SHW rep offers a solution... he says I can find my own vendor and get them to come out and diagnose my issue; I'd be responsible for my $45 service call fee and the vendor should speak to the "authorizations" department while he is in my home to get authorization to complete the work. Well when they were in my home, my husband did not call SHW.
When I got home, I contacted SHW and was told I could send my proof of payment and the diagnosis in to their email account for authorization (quote of about $500 for a washer repair). I sent the materials in today and received a response that they would not be covering my repair. In their contract is Section 8 which says, “Select Home warranty has the ability to refuse to cover your repair (if they deem it unrepairable or if the repairs exceed the value of the machine),” and instead pay you a prorated amount. They offered me $150 for my washer repair. No way can I repair or replace my washer for anything close to that. They do not let you know how they came to that $150 value. Nor did they say when or if they would be refunding me the excess cost I paid to have a non-SHW vendor come out. (Instead of $45 it cost me $106... They said they would refund the difference before I hired the other company!)
I am about to send them my original receipt from my purchase of the washer which details the cost ($809) and date of purchase. Front load washers have an expected useful life of 11 years (**). I have had mine for 6 years. If they prorate it, they'd need to compensate me $367. I'd say stay away from this company this clause 8 of the contract gives them the ability to deny claims for stuff they say is a covered repair. I mean, think about it, the clause allows them to deny every big claim... That is the whole purpose of having a warranty... To cover expensive appliance breakdowns. You really need the warranty coverage most a few years in to owning the appliance when you're out of store/manuf warranty, and at that point these repair costs can get high. They can arbitrarily say "Nope we are not gonna cover it. Here is $100 instead." That defeats the entire purpose of having a warranty.
Now I have a complete lack of confidence that I am covered in the event of a breakdown. Plus, as I mentioned, the contractors they match you to may be terrible (no call/no show, does not reach out to you to book appt, says I moved but didn't tell SHW so now you are out of my range, etc.) NOT worth it. See below for contract verbiage. Section 8. Select’s Option. Select Shall Have the Sole and Exclusive Option to the Following. (iii) In Lieu of Replacing A System or Appliance that Is Deemed Irreparable or It Is Not Cost Effective (iii) In Lieu of Replacing A System or Appliance that Is Deemed Irreparable or It Is Not Cost Effective to Repair, Said Determination being Made by Select, Select May Choose to Pay A Cash Settlement for the Irreparable Component of the System or Appliance. Select Is Not Responsible for Installation.

I purchased a five year plan, prepaid over $2000 in 2021. Used the warranty for the first time ever earlier this. It was a toilet leak problem. The second time was a refrigerator freezer breakdown. Technician came after three business days, but because of weekend it took five actual days. Select Home Warranty informed that the repair cost was too high, so they offered $250 as compensation based on their estimate of the depreciated value of the refrigerator. I declined the $250 and have asked to a more reasonable amount since I had to pay over $2000 for the replacement refrigerator, which is a lower level unit that the one that broke. Over a week now with no response from Select Home Warranty.
Called the number and was told to wait for response. So, Select Home Warranty policy is written such that they basically can deny repair of any appliance that is not brand new or near brand new, and offer you pittance in compensation. What is the point of having the home warranty. Total aggravation and stress and I am out of $2000.

Had AC go out in 118 degree weather. Called right away and they assigned a vendor the next day. I tried contacting this vendor several times with no response. Called Select and they said they contacted the vendor and they're not going to be able to come out until Tuesday, which is 4 days. (A response from the vendor would have been nice). Advised them it is unacceptable with this heat as I have two kids. Asked to speak with a supervisor to get an approval to hire my own vendor. Was told that I was going to get a call back. Didn't get a call back until 4 days later. They have now denied my claim and I keep asking for a supervisor and they said that someone would call within 3 hours. This has happened twice and supervisors do not call. It's been 3 days now and still no call from supervisor. I've now been on hold for a supervisor for almost an hour. I purchased their PLATINUM POLICY for 3 years, and paid upfront. Any issue I had I called their call center (obviously in another country, but they won’t tell you that). They are scripted and back you in a corner so the issue is denied. You catch on after 50 or so calls. My AC broke. I live in the desert. They kept denying my claim. All my doors swelled up due to heat. I went to small claims court and won my judgement, but they will not acknowledge it. I spoke to a collection agency and this one agency had 3 judgement they couldn’t get money from. I am retired and on a fixed income. $8500 is a ton of money I am out of pocket. BBB had over 5000 complaints. What a fool to have not done my homework in advance.

I have an air conditioner with a broken TXV valve from normal wear and tear (according to technician sent). It was evaluated AM 7/13. Warranty claims they did not receive anything until Friday 7/14 -- yeah sure. It is now 7/22, and I have not received a verdict email, despite 3 separate promises that I would if I waited 2 days, or 1 day, or hours. I was also promised a call back by supervisor which did not occur. The AC is partially functioning, but we have been left with the house between 85 and 90 degrees since then, in Mesa AZ with highs 110+. I called 3 times and got "keep waiting, we've escalated" with promises of a verdict which never came.
The last time I talked with the rep for an hour. He said I had to wait, but I said I'd wait on hold and would not get off. First, there was no resolution. Then it was "actually there yesterday" - denied because freon was involved. I offered to pay for the freon and have the rest covered. They offered partial coverage and said the policy didn't cover installation $300+. They referred me to paragraphs in the policy that did not speak to that issue. It talked about not covering damage caused by bad installation. I disagreed, but just asked for coverage because of the 6+ days delay. They cited this line in the policy: 10.5. Delay.
Select will not be responsible for delays in repairing or replacing a system or appliance resulting from events beyond its control. I admit I laughed out loud. It doesn't seem like an act of god beyond their control is involved. I have been lied to, delayed, partially denied. And forced to deal with all this. Over the phone they promised partial coverage, but I have no email. They advised me to fix it on my own and apply for reimbursement. After already saying they would deny it.

Filed claim 7/3/23 A/C. Select Home sent their technician out 7/6/23. He called from inspection & advised compressor out, unit needed replacing. Advised should have answer w/in 48 hrs. I called after 48 hrs - every day, sometimes twice day (11 calls) and was told expediting due to medical reasons & small children in home. Finally filed complaint with BBB. Supv sent email advising he would assist. Called Supv 4 times & sent emails asking him to contact me. Received email from BBB that company had advised they reached out to me & no response!! Exact opposite - I couldn't get anyone to call me.
When I sent copies of emails to BBB, got call from Supv. He stated technician diagnosis was Freon leak that wasn't covered. Insisted on 3 way call with technician since that is not what I was told. Reluctantly he agreed. When technician got on call & explained compressor was out, did not report Freon leak, Supv asked him get off call & then offered me $600 to settle claim. New unit costs $6,000 plus. Told Supv to cancel my contract & send refund asap. VERY Disappointed!!!

I called in a claim. My AC isn’t working. I was told I would have a tech within 48 hours. Now I get an email saying to get my own tech. Pay him and they will reimburse. Then to get AC fixed, pay up front after getting an Authorization from them. They will reimburse in 30 days. This was not the agreement. In reading their reviews other people have the same issues and never got reimbursed. I also don’t want this automatically renewed, but I understand that is their plan. Very disappointed. I am nearly 79 yrs old and on a fixed income. This is wrong.

Air conditioning went out. After 4 days they told me to get my own repair man. He came diagnosed problem and quoted to fix. We called in and got pre approval. I paid for repair. Now they are denying it!

Date of transaction: 20 Jul 23, service tech came out, repaired the ac unit, 21 Jul 23, I paid $2425.00 for 5-years to the business on 14 Sep 23, I paid $250.00 ($175.00 over the ($75.00 service fee) to coverage air condition/HVAC assistance/repair/replace, I requested to cancel the policy on 21 Jul 23, based on a strong recommendation of the service tech, the company not being a BBB accredited comp, and not replacing appliances. I yet kept getting the runaround, and promises, and still kept informing them that I wanted to cancel the policy.
They tried to resolve by trying to lie to me about getting the $175.00 back, knowing that this company was not going to refund me the extra fees over the service fee that I paid. Yet they wanted me to keep going back and forth, with them, I had to raise my voice, and start yelling to finally get a cancellation confirmation #** on 25 Jul 23, yet I was informed that I still have to wait until a supervisor call me before this policy can be cancelled yet has made no mention about my refund. I spoke with a Mr. ** @1-855-225-2083, who was running me around. Contract #**.

I purchased a three year home warranty from this company in February of 2023. I was not given a policy or policy number until four plus months later when I canceled the policy, I had requested one numerous times prior to that date. I was never able to use the warranty as I had no policy number nor policy to see what all was covered. I was quoted a refund amount by two different employees. This amount was to have a $75 deduction due to it being outside of the 30 day money back guarantee. I agreed to that amount reluctantly. Instead I was deducted $240.20. I have been calling for over a month after I received the shorted check and have gotten transferred to three different departments and over ten different persons. They all say their managers will call me back within a specified timeframe. This never happens. They keep saying my refund is prorated and my case is closed per my policy. But I never got my policy until I told them I wanted to cancel.
This is a very deceitful company. Their company policy is to give the customer the run around by giving phone numbers that have been disconnected, passing the customers off to multiple departments then not following thru with what they themselves promised. In the past I have used American Home Warranty and have not had any issues with them. Select Home Warranty company is a very shady company that uses stall tactics in hopes that the customer will just give up on trying to get their money back.

The repairs were paid by me, only got reimbursed 1/4 of the cost to repair. Asked for refund and they won’t refund anything. Had to work in AC 4 weeks ago and paid cash. This company is a nightmare to work with and a bonified scam too. Have asked for refund because this electric issue happened shortly after we paid for the warranty. Guess that was our mistake, we paid for it upfront. We seriously thought that they were legit.

We told all three that we were talking to other companies before making our choice. One stood out, Select Home Warranty. Also, we were impressed with our salesman, George **. He addressed all our issues and went over our contract line by line. We came away feeling that we made the right choice and are well protected.

Steven, the sales rep that signed me up has not been returning my calls, perhaps not a big deal but who do I call for service related issues. Also, I have not received my policy or other insurance related paper work. Please advise. I signed up for 5 plus 1 year and received a commitment that my deductible would be 45.00 each time a service tech was on site to perform a service. Six years coverage, $45 each visit.

They came and fixed the issue quickly. The only issue I had was there were multiple issues and since I didn't file them correctly, they only did the toilet issue. I had to call back and report the others. The customer service team informed me there would be another charge for another dispatch to fix the other issue. I'm not too happy about that, but they got someone to resolve the issue quickly.

My experience with Select Home Warranty (SHW) was mostly positive. My only suggestion would to impress upon the customer sales agents to be just a bit more patient during the sales offer. My agent was anxious to obtain my credit card information for payment, but came across as short and impatient while I was trying to ask questions about the features of the SHW warranty program. I felt quite a bit put off by that. Other than that, the sales experience went fine. I signed up for a much longer warranty period than I had intended because of the many perks and freebies that the sales agent threw in. I just pray that my experience, when or if it comes time to use the warranty coverage, is just as pleasant, if not more.

The supervisor confirmed our service address. I am impressed that I was connected so quickly to a supervisor. For many service companies, connecting to a supervisor becomes a long wait time. With this first experience the was minimal wait time.

I called Select's 24/7 line the night the a/c failed but got no answer. I managed to submit a claim online. They assigned a repair person to do a diagnosis but it took him three days to come out. He said the unit was old and the compressor had failed. And he would submit it to Select, but they said he never did. I kept calling Select and finally asked them to assign a new repair company and gave them a name and number. They assigned someone else. It turned out their traffic people called my choice over the weekend and no one answered, so they moved on to another company.
I called the new company and discovered he had not been assigned the case. And had been told by Select they were no longer a Select contractor. Select's customer service people did a three way call and told him they were giving it to him anyway (which I appreciate). He agreed to come out the next day. A full week after the unit failed. He was wonderful. Kino Mechanical looked at the unit and said the compressor was fine. Further, that the unit was only three years old and was under warranty (I bought the house two years ago). He installed a new condenser and it started right up. Throughout this process I kept hearing that Select never approves actual work, so I told him if they don't pay him for the condenser I would pay him. Only issue with Select at this point is that they are so disorganized it takes forever to get a repair. Plus all their people are on the Indian subcontinent so communication is awkward.

It is significantly less expensive than my previous home warranty company and it appears that it covers more. I switched due to the value I feel this plan has and hope when I do need to submit a claim that it's easy and I don't have to fight to get items covered.

I have been with Select Home Warranty for several years and never had to use them, until now. I replaced our hot water heater and they said they would send me $200. The work was done in April and I cancelled the policy in June. When I didn't receive their check by July I called them. They said they can't pay me because I cancelled the policy. Work done in April, I have an email saying that I will receive the check in May, cancelled in June and they won't pay. Also in June I called them about my Garbage disposal, that didn't work, and I was told that they would sent someone out but they wouldn't pay for installing the new disposal, so I cancelled the policy. Why have a policy that won't pay for installation? This company Stinks.

Your customer service dept. has been very good so far. The contractor you sent is totally unreliable. Usually doesn't show up at all. Repaired my A/C unit last week and it cooled for 24 hours. Have been unable to get him back. He made the repair last Tuesday and has not shown up for three scheduled visits since.

Colin was the agent who answered my call to follow up on the claim filed 7/13. Previous agent lied to me and I've waited 4 days without A/C and heat index exceeding 108 degrees. I'm 80 years old! Colin listened to the "bad service history I related" and took action. I just received an email stating a technician will be contacting me within 48 hours which is what I had asked be done by the previous agent! Thanks to Colin and if you check the phone log, the agent who took the 7/13 call should be reprimanded and given more training in proper customer relations. Give Colin a raise.

So far I was able to register the claims on phone. However, the response e-mail shows only a claim about Water Heater, but I don't see one for the A/C system. The service is still in future, so I can't rate the actual service and handling of my claims, just yet. Jury is still out on that!

Happy with the coverage. Not had to use it. Renewed for three years. Person on the phone was helpful and courteous. Talked to him about adding the pool but desired not to add it now. He said I could add the pool at any time. I asked him to send a copy of the policy and it was already in my mail.

It was good experience to talk and get idea about home warranty plan when you have no idea about how this thing works. I think Select Home Warranty does give good coverage as far as home warranty concerns and the yearly fee as well technician visit fees are comparable. The home warranty buying experience was good.

Called in a leaky broken shower/handle. After a thorough review it was replaced. I had previously replaced it. Hopefully this time it’s pros hands on and will last. From the time I called it in to the time it was serviced it was quick. The customer service rep was very courteous and efficient the response time was good. In comparison to other companies I was very happy.

Jerry from Select Home Warranty was great, he answers all my questions, and helped me to get the right warranty coverage for my home, he was also able to get me the best rate and provided detail explanation of the benefits of my policy. I got my policy documents right away and all information is clear and easy to read.

Bruce handled the signup for my multiyear service. He was awesome! Described exactly what it covered and the costs. Was very generous in offering multiple discounts making the policy very affordable! I would highly recommend discussing home warranty coverage with him! Much better experience than I have had with previous home warranty services including Sears.

So, today, July 17, 2023, we called to inquire about our warranty on our new home. We were told it was paid and we were notified an email had been sent on June 29. We never received it, so Belinda promptly resent it. We now have a copy to see if it covers all our possible needs. Thank you.

Zachary was very helpful in helping me a decision on getting home warranty insurance. He helped me with the value and learning that I could get a 3-year insurance plan. The service fee and yearly cost is lower with the 3-year plan. I will be getting a 3 1/2 years. Zachary was very knowledgeable about his product and provided me with several discounts.

Daniel was an absolute gem to deal with today. Very informative and helpful in making my decision to leave the home warranty company I was with and go with Select! A great value for the money. Love that it is a U.S.-based company and customer service reps are all in the U.S.

The CSR was helpful and polite and was able to book my claim in about 10 minutes. The CSR was NOT a native English speaker, and her English skills were not what one would hope for, but she was able to complete the claim adequately. The telephone connection was somewhat shaky as well.

Mark ** took my call. He is an excellent salesman! I now have a 6-year contract with Select Home Warranty. Thank you so much Mark for setting everything up! I feel so much better knowing my home is covered for 6 years with no price increase and the contractor fee will stay at $65.00 for 6 years.

I got a call from a tenant at my rental property that the a/c was not working. The temp reached 98 degrees in a record heat wave that is hitting Arizona. The person that took my call was thorough, professional and started my claim immediately. I am happy with the service I received.
