Select Home Warranty has been great so far and really glad I signed up with them. After researching carefully online for home warranty companies, I narrowed it down to Select Home Warranty as the top choice of them all in my area. Their customer service was top notch and thorough and helpful in resolving any issue I had.

I had a bad experience with a previous home warranty, but when I found Select Home Warranty I was very happy with the price they offered for the plan as well as the service call rate. Excited to see how they help with any issues that come up. After the initial price, they said they looked up my zip code and said I qualify for another discount because I’d where I was located.

I compared several home warranties and by far Select Home Warranty had the best rates. In addition to a great rate the longer the commitment the annual rate was lower. I’m so disappointed with manufacturer warranties that claim 5, 10 even lifetime warranties only to find out service calls, labor and many parts are not covered. Something I should have purchased long ago.

The agent was very thorough and carefully explained my policy renewal and offered alternatives to ensure I received the best bang for my buck. I felt confident after reviewing my policy and the agent assisted me well and answered all of my questions. I would definitely recommend Select Home Warranty to my friends and associates.

I liked that I could pay for 3 years and get a significant discount as well as a reduction in the service fee payment amount. My experience with my prior home warranty company put in a bad taste in my mouth but I am now optimistic and working with a new company.

Easy and nice to sign up. Been looking at this type of service for many years. Finally decided to get the coverage and keep the family safe from an emergency situation. We will wait and see how the company treats us. Fred was nice to deal with on the phone. Giving him high remarks. Thanks.

I have had a couple of claims with this company and was happy that everything was fixed per the contract. Now, however, I put a claim for fixing my garage door opener, everything was sent in by the contractor and myself, and it is "still under review"!!!! It has been almost a month and calling every 3 days to check on that status. The reps are good, doing their job, but it is frustrating when you get the same answer.

It is worst home warranty service I have ever seen. Better not to have a home warranty than going with them. They never honor any of the claims and always find excuses to not service anything. All the good reviews about them are all fake. I have filed only 3-4 claims (Claim #: ** Claim #: **) with them in 5 years and they never fixed any of them without lots of struggle. Strictly NOT RECOMMENDED at all.

Appears the small print excludes the things that would normally indicate a problem, which is why I purchased a home warranty. Feeling I should have stayed with Old Republic Home Protection, based on their plan my claim would be covered.

We originally had our dishwasher break, paid 75 dollars for a tech to come out. SHW offered us 35 dollars, had to pay a couple hundred to get a new one and installed ourself. Then last month our AC went out. The condenser went out, tech said they probably won't replace it, tech was right, they denied the claim due to electrical failure. It is an electrical component. A very important electrical component to the outside. We paid 3500 out of pocket. They didn't give anything. I have escalated several times with not a dime.

Totally untrustworthy. They addressed claims that were small and again it was mostly covered by per visit coverage. When the water heater failed they just said they don't cover and now the HVAC is down and I'm trying to get an answer for last 8 days without any luck. They will just come up with reasons not to cover and wear you down with follow ups.

Honestly I couldn’t hate them more. I did the 3 year plan which was heavily discounted and I thought for sure in 3 yrs with all my major appliances being 20 yrs old I’ll make it out ahead. Well I didn’t. Plenty of my stuff broke but they don’t cover it. I’m not convinced they have ever covered a major appliance in the history of this company.
Anyone who submitted a positive review didn’t do the math. My AC broke and the technician said it needs to be replaced because the part that is broken no longer exists and the Freon for the unit also no longer exists. Select said their “expert technicians” decided to pay the cost to replace the part that doesn’t exist. Literally they admitted the part no longer exists but they only paid that price anyway. I called 7 times and sent emails and got nowhere. Once they decide your reimbursement amount they won’t change it. DO NOT DO IT! THEY DON’T PAY WHAT THEY CLAIM TO PAY.

I purchased a home warranty from this company in Feb 2023. I have two appliance issues that have not been settled despite numerous email and telephone contacts. First, all the customer service is from off shore (I suspect India since all the people I talked to had heavy Indian accents (don't mean this to be racist just reality)). At times it was impossible to understand them, additionally the phone connections were not good.
My claims were finally acknowledged and I was supposed to be reimbursed payments based on the contract. In order to get reimbursement I was asked to submit invoices for repair which I did. I was then told that they would send forms which I needed to complete and send in. Once this was done it would take another month to get my money.
It appears to me that this company is doing all it can to discourage paying claims that are due. I am so frustrated because of all the calls that I have made. I have also made attempts to speak to a representative that spoke better English with not luck. I attempted to call their corporate office but the call went back to the same people that I had difficulty understanding. My advise is do not buy a warranty from this company unless you are prepared to go through hell to collect what is due and even then you may get nothing. I remain skeptical of ever seeing one penny from these guys.

The desire no stars but the site requires you to put in one. I have a rental property and the tenant's AC went out on 6/26. I called SHW to put in a claim on the 28th and they had a AC company out at the location the very next day. The unit is 27 years old and the parts are hard to find, the freon is not available to refill unit. He stated replacement. I called SHW to check status and they requested pics & maintenance records. I provided the photos immediately, but don't have any records. I explained numerous times I do not have, and we can do a conference call with previous warranty Company to get the information they need.
They refused to do so. They keep saying they will escalate the situation, but for the last 2 weeks when I call to check status on the claim I keep hearing the same "no maintenance records". They claim they will give me a courtesy amount of $300, when all I ask for is half of the cost for a new unit. I called today to cancel, because their policy is "cancel anytime" and they tried throwing sales pitches to get me to stay. Now I have to wait 24 hours for a supervisor to call me to get my money back. Stay away. They don’t want to pay for anything. The customer service is nonexistent. Accountability is zero.

Could not find a technician and if they did, they were not qualified to do the job. All foreign phone reps and very frustrating. We had AC go out in the heat of the south 90 degrees and they still don’t have someone 4 days later. First sent someone who wasn’t even HVAC certified and then they cancelled at the last minute anyway.

I’m a single mother living with my elderly parent, my son and our dog. I bought this warranty over 6 months ago with Connor Beckman, a Select home warranty representative in hoping this would help me if we were to run into a costly repair on the home.
1. I was told I would have a personal claims person that would handle things with me if I were to file a claim – not one person knew what I was talking about when I started having issues with my AC claim.
2. My policy clearly reads: “The Select service technician will be instructed to provide a repair of the appliance or system within two (2) days during normal business hours and four (4) days on weekends and holidays following submission of the claim.” I initially called 6/21/23 stating that my AC isn’t working and submitted a claim.
6/22 the service tech came the and submitted to Select the needed documents on his part. I called the next day on the 23rd for an update where I was told the claim was being worked on and that a decision as to whether or not my claim would be paid would be made by Monday, the 26th (then being 48hrs from when the service tech submitted their info). I ALSO verified that no additional information was need from me or the service technician.
I asked at this point if I could go ahead and have the work completed and simply be reimbursed so my family and I didn’t have to suffer – I was told no work could be done until the claim was decisioned or they will not pay out on the claim. GREAAAAT, so hold hostage a very needed appliance in FL midsummer from a family with small children, an elderly parent and pet. That tracks well with customers I’m sure – as if their decision would change just because I go ahead and have the work done.
Come Monday the 26th, I receive an email at 10:34am requesting services/maintenance records for the AC. I supplied this soon after and I even called to verify it’d been received. I explained at this point that I submitted the requested service/maintenance records for the time period I’ve owned the property which was just under 3 years and told this was fine. I then asked when I’d receive a decision on my claim. AGAIN I was told 24-48hrs. I iterated to the representative I have been told this exact time frame several times and that THIS IS MY AC WE’RE TALKING ABOUT and that we were suffering.
The representative assured me a decision would be made and “escalated” my claim. They asked for me to give them until the next business day and that they themselves would follow up. I got a call after a few hours from a DIFFERENT representative to tell me my claim was approved but only for $150 because I hadn’t provided maintenance/service records.
My patience growing thin I took a second to explain that I’d supplied my maintenance records had already been provided. They THEN explain they require 3 years’ worth of service/maintenance records. I told the rep that I have not owned the property for 3 years yet. I was then told I would need to contact the prior owner, see if they remembered who it was serviced with when THEY owned the property and get the remaining 3 years worth of documentation. My frustration is beyond explanation at this point. I tried to request a manager as the request is certainly NOT REASONABLE by any means. They refused to let me speak with a manager stating I’d be told the same thing. We hung up and I began reviewing my documents.
I called back when I realized I HAD INDEED provided 3 years’ worth of service/maintenance records, what the heck!!! At first, I asked what their expectation was when requesting 3 years' worth of service/maintenance records and confirmed with the representative that this would consist of 1 service appointment per year for the last 3 years. I then explained I’d provided documents for the last 4 total service/maintenance records (6 total attachments) dating: 6/2021, 3/2022, 9/2022 and 3/2023. At first the representative claimed they’d only received one attachment until I urged him to look further as I already confirmed they were included. BIG SURPRISE, he looked closer and found the remaining attachments.
He went through them and he himself was confused even stating this was indeed 3 years’ worth of records. He said he’d send things back up to be re-reviewed. Again, I was told 24-48 hrs where I argued until again they stated they’d personally follow up and to give them the 24 hrs as the claim would yet again be escalated.
The morning of the 28th I get a call with an “update” saying nothing more than the claim is still being reviewed. I expressed my frustrations and I iterated that I was told my claim would be decisioned by the end of the day, putting us at roughly 24hrs I was told. I called again later that day to see if there was any update just before 5pm and was told again that more time was needed. At this point I demanded to know when I would have a decision – the representative then tells me I’d receive an update by 6pm EST that day. SOOOooo, I call back yet again, its now 5 min till 6 pm. The representative tells me AGAAAAAINN more time is needed and that an estimated time cannot be given. I again expressed my frustrations stating my contract with them clearly says 24-48 hrs and that I’m dealing with this FL heat and that I needed this decisioned.
The lady further frustrates me by continuing to repeat the same thing over and over again because she has nothing more she can say. It is now a week later from when I submitted this claim and still no progress has by made on their part. I STILL have NO AC IN FL WHEN THERE’S 115 DEGREE HEAT INDEX OUTSIDE. Contract reads: “the system and/or appliance repaired or replaced will be paid for by Select within a reasonable time following submission of the claim” --- A WHOLE WEEK WITHOUT AN AC IN THIS HEAT IS NOT REASONABLE BY AN AVERAGE PERSON’S STANDARD!!!!
You’re telling me normal wear and tear on an HVAC system is being deemed a pre-existing condition and then can’t answer my questions when I ask for further explanation. As if the AC was supposed to be brand new or something?? You’re using the exact same information I’d already provided when you guys said I was approved at $150 due to not having the full 3 years but then I kindly point out to your incompetent representative that there are indeed 3 years’ worth provided. THEN you guys try fishing for ANY other reason you can deny my claim.
I called back even on the 28th and again the 29th to try getting further explanation of which the representatives would tell me to “review my policy” or would recite the section of the agreement left in the email. You think after how many times I’ve called and escalated the claim I’d at least get a courtesy call with more explanation but no. So yeah, okay, my experience has been BEYOND terrible -Terrible doesn’t even cut it.

On July 7, 2022, I signed a 3-year contract with Select Home Warranty LLC to cover my appliances. On Fri, Jun 2, 2023, I submitted a claim to fix my washer. On Monday, June 19th the technician arrived at my home to replace the parts which were sent to me by the warranty company. The technician was not able to repair the washer as the part was defective and another required part was not sent to me at all. I contacted the warranty company multiple times asking them to send me new working parts and fix the unit but do not get any feedback from them. The only solution they offered is $200 which is not enough to replace the unit.
Considering this, I asked the warranty company to terminate my policy as I do not get any help from them and reimburse my prorated payment which I made when bought this policy. However, the representatives of this company keep saying that they will charge me for the parts even though the part was defective and another required part was not sent to me. I agree to send the defective part back to them but they refuse to accept it and want to charge me for it. It sounds like fraud from them because they are sending the defective part to the customers and refusing to get them back.

It was a big mistake to even think about this group. Cheating and lying is their main business. After I discovered that they do not honor their promises, I canceled my membership and they tried to convince me to stay, but I refused. The AC stopped working during the heat season in Arizona and it took them 5 days to send someone, we paid him $ 100.00 for the privilege of showing up. He claimed that there was a leak in the system and it is not covered. I told them to cancel the contract. They promised to send me less than half what I paid.
They sent me an email promising that the check will be with me in 7 days. Three weeks later still no check. I call them almost every day and they keep telling the same lie, "we sent the check". Some times they say "you will get your check between 2-3 weeks", although their first email stated only 7 days for the check to arrive. DO NOT waste your money and time on such a thieving and cheating group.

Do not buy this policy!!! Reading reviews you will see all positive reviews are regarding the purchase of the plan. Never about the claims process. I have tried to claim 4 items and have been denied on all 4. A/c, stand alone freezer, well, and plumbing! The well was “covered", but I never received a reimbursement. The employees are all foreign and mostly have VERY poor English. The technicians can’t understand them and neither can I. Terrible service. I bought 3 year plan and added a stand alone freezer upon them telling me it would be covered. Then… Denied! The 24 hour service is a joke as you have to wait on hold a ridiculous amount of time!!!
The employees ask a ridiculous amount of security questions. I actually was harassed by one employee who called me several times until I was in tears. I was on the phone trying to get the supervisor to make him stop, when he called and I, through tears, told her he was calling again. She had to call the department he was working in to get him to stop!!! This has been an absolutely terrible experience! Just don’t put yourself through it. It is truly fraud! You may as well drive down the road with money in hand out the window and let it float away with the wind!

Run away. I have been a customer for over 3 years. I have submitted 2 claims. Both were denied because of contract exclusions. Keep in mind that they decide what company to send out to make a decision on the reason for the failure. My last experience? My AC failed. My AC company was out that day. They reported low compressor pressures. The system would not accept freon so they diagnosed it as compressor failure. I told them to hold off on the $1800 replacement because I wanted the home warranty company to come out and "hopefully" cover the repair.
The insurance company sent out their company. They took 4 days for them to show up. It's 90 degrees in Florida. Kind of hot in the house. He immediately diagnosed it as a freon leak. That falls into their list of exclusions. He did not attempt to add freon or identify the source of the leak. He would not discuss it with me and will not answer my calls. And the kicker? When I called to cancel it took almost an hour, two different people, and they tell me there is a $75 cancellation fee. Excuse me???? For what?

Based on my search on this Company, they have several reviews on how poor of service this company provides, calling them FRAUD and I am going thru the same issue that other have had with this "Company" from providing poor quality service vendors, to not having native English speakers, requesting a cancellation of the policy is a nightmare process between trying to understand the "agents", them making promises they will get back to you by the end of the day and not coming back to you and asking stupid and same question every time for "security" reasons. As I am writing this review, I being in a call with this guys for the 4 time over the same issue and I have 48 minutes waiting for a final resolution on my claim. Do not buy any product from this "company". You will be saving time and money.

In June of 2022, I called SHW to submit a claim for the first time since I have had my policy ( 272416951) with them since August 2021. It was found that there was a leak in my AC unit and freon needed to be replaced. They told me that because there was freon involved, there was no reason to file a claim as that isn't covered in my policy.
This year, May 17, 2023 I had a technician come out for routine maintenance again on this same issue. I was told that the repairs would be approximately $5k. I called another company to see if they would give me a free second quote, they in turn told me the same thing. The second company was there on May 18, given the fact they had both told me that I would be continually "patching" the system I chose to have a new one replaced. I had elderly relatives coming in from out of town to stay at my home on 5/20. And it was 84 degrees in my house.
The second company offered to replace the entire unit on 5/19, in time for my company to be comfortable while here for their stay. Because I was busy with techs in and out of my house on the 19th and company arriving on the 20th, I didn't contact SHW BEFORE the repairs.
I submitted a claim, with my invoice and was promptly emailed back the next day telling me my claim was denied because I didn't get prior approval for MY choice of techs. I spoke to someone about my concerns and they told me that they would escalate my claim and I would hear back within 1-2 business days. This was on Friday, June 2. I called today (June 7th) and was told that I had already been emailed my determination and they won't be paying any of my claim. This morning I first talked to Kirby who wouldn't let me speak to a manager, he just kept reading me the terms of my policy. Finally after I stopped him and said I know the terms of my policy, you've just read them to me 5 times, he told me he'd have a manager call me.
JR called me 6/7/23 at 11:28 am. He too read and reread my policy to me. I told him I understood, but as he just told me in emergency situations things can be approved. I then explained to him, another time the situation. I'm not even asking for the ENTIRE $12k, SOMETHING is better than nothing. Hell HALF... would be great.
Be CAREFUL.... When I finally did talk to a manager he informed me that they deal with "thousands of these complaints each day". Their website is awful. I have tried to leave a review there, but apparently they only pick and choose the good ones. There's no easy way to get to anything on their site, you want to submit a claim.... Check your email for a link; customer portal..... Check your email for a link. There is a reason this is so tightly ran.

I attempted to claim a microwave oven that wasn't working, they came up with a clause from the fine print they can only cover 95 for new purchase. I claimed AC not cooling, they came up with fine print that it's not covered. In short I got scammed from this ruthless company that should not be allowed to do business in USA.

It took almost to get my claimed review and process for my AC repair and then they quoted payment of $150 and then said the rest was up to me. Why have a home warranty that takes that long and doesn't pay the claim. During that time they keep saying they would review and give me results within 24-48 hours only to ask for more info. Customer service keep saying 24-48 hours after my calls.

We contacted Select Home Warranty and they said they were still working on getting us a contractor to fix our system.
Seven days later we called back and they informed us that we would need to find a contactor on our own because they were unable to located anyone that could help us in a timely manner. Which meant that they breached their contract with us because it states clearly in the Service Agreement that they would provide the contactors of their choosing. What they didn't tell us that there are no contactors anywhere that will work with any Home Warranty company anymore because they don't pay the their bills in a timely manner or if at all after the services are completed.
This has put a fear in us that if we could afford to pay the contractors for the fixing of our heating/cooling system or any other appliances, electrical, plumbing or any other need that might arise, that we would never get paid back by them. Wouldn't you know it, I was just on the phone with Select Home Warranty while typing this summary of our experience. Brian is calling me from their dispatch department and now has transferred me to Julus from another department. They are trying to convince us to stay with them. We have had to ask for help from attorneys in this matter.

I purchased a home warranty from Select Home Warranty. Our furnace was leaking condensation, so I filed a claim. It was immediately denied without even looking at the furnace. When I paid for the home warranty, the representative said it covered the furnace. Wrong. They only cover what they want to cover. They are rude, and very misleading. We have had numerous home warranties over the years and this one has to be the worst. Save your money!

I have been a loyal Select Home Warranty customer for years, so imagine my disgust and disheartenment that I have had to contact you to complain about the manner in which my recent claim has been handled. Moreover, my attempts to resolve this issue over the last week has proven futile, which is why I have had go to this level to request immediate intervention. I want to preface this complaint letter by advising that I am a disabled elderly woman who is recovering from major reconstructive surgery due to an orthopedic trauma, so this current sequence of events which has transpired have been made worse, due to my current physical condition.
On May 7th, 2023, the drain in my utility room downstairs backed up and caused spillage. I immediately contacted Select Home Warranty, to advise about this and request that a plumber come to my home immediately. As such, on May 9th, a plumber arrived at my home, and he explain to me that he only had a 25 foot snake to put down in the drain, but he felt that length should be sufficient to remedy the problem. Shockingly, an hour after the plumber pushed the snake down the drain, the spillage became worse, and the liquid covered the hardwood floors completely.
At this point, the plumber was no longer at my home, so I called Select Home Warranty again, and requested help. I was told that someone would contact me within 1 to 2 days. I was baffled that the customer representatives thought it would be acceptable to schedule a call back in 1 to 2 days considering the condition of my home which was now in a worse state than before the plumber came to my home on the 9th. I stressed the urgency of this matter as my home was in a horrible state and it was worsening day by day.
Despite my constant protesting and pleading, I was told the only option was for me to wait 1 to 2 days for someone from the company to contact me. Needless to say, no one contacted me as promised. On multiple occasions I was promised call backs, but no one ever called. Each time I called for assistance I was told I would I receive a call back, but that never occurred, this resulted in me having to call constantly requesting help. I patiently waited for a follow up call, but after days of suffering from respiratory and gastrointestinal distress caused by inhaling the fumes and vapors from the spillage, I called Select Home Warranty again and pleaded for assistance.
On May 15th, a plumber was sent to my home. The plumber diagnosed the problem, and advised that in order to resolve the problem he would need to remove the toilet and complete the repairs. He contacted Select Home Warranty to advise them what was required to complete the repairs. However, he was told by a representative with Select Home Warranty that the company would not cover the removal of the toilet. Despite the insistence from the plumber who explained the mandatory steps required for the repair, he was told by the company that they would not cover the removal of the toilet which was needed to complete the work.
At this point, he declined to attempt to do any further work at all, as he was confident that any work he completed other than removing the toilet and completing the repair, would be done in vain, and would only be a short term remedy, as the removal of the toilet was vital in completing the repair sufficiently. I am appalled by the service I have received from this company. The failure to immediately act at onset of the spillage has lead to extreme damage to the flooring in my home, but also this has created a major disruption in my life.
As I mentioned at the genesis of this letter, I am elderly and currently recovering from major orthopedic surgery, so it is extremely unsafe for me to attempt to navigate my way around my home, due to the massive amount of liquid covering my floors. Moreover, the physical effects I have experienced from living in my home with this spillage have been devastating. As I am still relatively immobile and unable to comfortably leave my home, I have had no other choice than to stay in my home and suffer.
On May 14th; Mother’s Day, my family members were originally scheduled to come to my home to celebrate the day with me, however, due to this spillage issue not being resolved, our plans had to be cancelled. This issue has impacted my mental and emotional health. I am unable to sleep as the thoughts of living in this toxic home are constantly on my mind. I am unable to eat as the stress from this situation has caused me to experience anxiety resulting in loss of appetite. I am constantly suffering headaches, nausea, restlessness and uneasiness. Moreover, considering my condition coupled with my age, your company has failed to maintain the necessary steps to ensure a duty of care to a vulnerable customer, and this situation borders on elder abuse.
At this point, I am requesting your immediate intervention. The constant delays and subsequent refusal from Select Home Warranty to repair the toilet and resolve the spillage has lead to an exacerbation of the problem. I am frustrated and shocked as to how this company has treated a loyal customer with such inconsideration and unprofessionalism. Select Home Warranty’s company motto is “ We provide peace of Mind”, sadly in my case your company has provided anything but “peace of mind”. I have received unfulfilled promises, excuses, refusals etc..,but nothing which has afforded me peace. Unfortunately, my case does not appear to be an isolated incident, because as recently as two days ago, other customers have posted negative reviews highlighting their issues with the company.
Once again, I am suffering, and I am requesting your intervention in getting the needed repairs completed, and any damage caused from the spillage resolved. After submitting my complaint to the CEO, customer service the complaints dept etc.. I was contacted by Ron ** from Select Home Warranty, on May 16th, who told me to contact a plumber to come to my home, and have the plumber call him, and he would assure that all of the work needed would be covered. On May 17th, while at my home, the plumber called Mr. Smith, and he told the plumber that the company was not covering the repairs. Mr. ** lied to me after I submitted my complaint. Since that time, I have called him over a dozen times, and left messages, but he refuses to answer my calls. I have been left physically ill from this situation! And I need immediate intervention.

I signed up for a Select Home warranty last year. The first time I submitted a claim regarding the AC unit not cooling enough. This company has no website where you can check the status, they never sent any email regarding their decision as well as the status of your claim. After multiple follow-ups, they simply closed the claim without any investigation or justification for not addressing the repair. Please do not get trapped with 3 years lowest cost bla bla bla.. They have a huge disclaimer that they won't cover many repairs. They are aware that I am writing a review and they are ok with the review, please do your due diligence before signing the contract.

Stay away from this company. Their sales pitch is extremely misleading and I was given false information regarding coverage. You do not receive the policy with fine print until you sign up, and section 10 drastically limits coverage for repairs/replacement. This is despite being told age of items covered does not matter and that up to 12K a year in repairs/replacements are covered. This is absolutely not the case. I've filed two claims thus far and both times Select Home Warranty could not find a technician. And then coverage was at a minuscule fraction of my bill to repair the "covered" items. I've wasted hours on the phone with this pathetic company, typically being "man-splained" regarding section 10 of the policy. Be warned. This company is all lip service and no follow-through. They shouldn't even be in business.

When we initially filed the claim in January 2023, Select Home Warranty sent a technician to investigate the issue, but the technician provided us with inaccurate information by stating that nothing was wrong, without any diagnostic report or plumbing service rendered. He also recommended we ignore the issue. We later discovered that the root cause of the problem was a leakage in the garage plumbing junction area, which means the SelectHomeWarranty’s original information was misleading and problematic.
While SelectHomeWarranty representatives (Jane, Faith, John, Paul, etc.) indicated that the claim should have been covered if we provided the report before contracting with a third-party plumbing company, SelectHomeWarranty failed to identify the issue and provide a root cause analysis or fixation at the time of the technician's first visit. As a result, SelectHomeWarranty missed the opportunity to provide due diligence and due service as originally covered by the policy. As negotiations with our home insurance company are still ongoing, we have paid $5,000 out of our own pocket to fix the issue.
As a new customer to SelectHomeWarranty, we were not aware of the requirement to seek approval before fixing the issue. We have had previous experience with another company that allowed us to submit a report and expense report for reimbursement after the work was done. We, however, acted quickly to have confined the damage and reduced the downstream cost.
After we fixed the issue, we informed SelectHomeWarranty in a timely manner and asked for help. However, SelectHomeWarranty refused to cover the plumbing cost, citing our failure to ask for approval before starting the work. However, none of the representatives explained why their technician's statement of "nothing was wrong" was problematic and non-valid, nor did they mention how SelectHomeWarranty would compensate for our loss based on a plumbing issue that should have been identified and covered by the original policy.
During the conversation with SelectHomeWarranty representatives Faith, John, and Paul (on 04/28/23 and 05/01/23), a supervisor-level representative was supposed to reach out to us within one or two hours but nobody followed. SelectHomeWarranty promised the customer to do one thing but ignored it. Their business mindset is that they will put hardline into their policy, if a customer did not figure it out, then it is the customer’s fault and they will finger-point it and not cover the case. They will not provide advice to customers in good faith to guide the customer timely on the right track.

Based on this website, I chose SELECT HOME WARRANTY for 3 of my properties in California. THIS WAS A COLOSSAL MISTAKE. SHW (Select Home Warranty) has an unbelievable contract which allows them to wiggle out of fixing any and every item brought to their attention.
For me this included electrical wiring, air conditioning condenser coils and a dryer DOOR! Yes, a simple DOOR! Which, by the way, was a $49 fix that took about twenty minutes. Each time, they quoted me a passage from their contract that says it is discluded for a different reason. But the door was the final straw. They disclude DOORS on all appliances! Can you believe that?!
AHS American Home shield isn’t great but they were MILES above these guys. Also, I had to threaten SHW to get even a fraction of my money back. They did some fancy accounting, discounting my pro-rated refund to cut even deeper into my opinion of them. Even their own manager told me that AHS is a better company than they are. He actually admitted it when I cornered him on their policy. I dropped all 3 SIX YEAR CONTRACTS for my properties with them. They are the absolute worst company I have ever dealt with. Read the contract before you sign it and you will see how they do not have to fix anything.

Please read the small print in Select Home Warranty contract. Wording is tricky in many instances when comes to providing proper coverage. For example, when it states major replacements after three months, their position is three months after the initial 30-day waiting period which means you are really not covered for full replacement until four months have elapsed. Another example is when they authorize you to bring in your own service provider "to come and diagnose the issue" and you are given a "$100 pre-set Authorization limit." Then the wording changes the offer to "reimbursement is ONLY available for covered repairs." Based on the second part, they refuse payment because there was no repair, only a diagnosis. In my opinion, you are wasting your money on this warranty!!

So after this kid offers me what's supposed to be a great deal on a three year home Warranty plan and tells me how I'm covered top to bottom they have screwed me the both times I have needed them. The first time my heating system stopped working in January. If we didn't have the fireplace we would have froze to death or we would have had to spend money on a hotel. They kept telling me that they couldn't find a tech to come out. I must see at least three to four HVAC service vans go by every day. Turns out I ended up fixing it myself with a little YouTube help.
This time the microwave burned up. Contacted them and without any knowledge as to anything that happened they deemed that the unit could not be fixed. I was instructed that I would have to replace it myself and install it myself. They would give me $95.00 and it would take up to 30 days to get that. That's after I sent them the receipt. The new microwave was over $300.00. This company is a scam outfit and they are into me for well over $1000.00. They are Liars, Cheats and Thieves and I may very well be taking them to court.

Select Home Warranty is a complete scam. In big on the front of the policy it says water heaters are covered. I put a claim in because my water heater was leaking and they sent someone out that said it needs replaced. I was denied the claim because they don't cover leaks. According to my plumber 95% of the problems with water heaters are leaks. So they are covering only the $5 repairs you can do yourself. Well that was my fault for not reading the very, very fine print on page 39 of the contract. However, they should not have sent someone out which I had to pay $60 for if they knew my water heater was leaking and it wasn't covered. They are a complete scam. Do not use them.

Avoid like the plague! We - and even more so our guests, have dealt with the joys of having a broken heater/AC in the guest area of our home. The fact that three of our guests thus far have had the pleasure of experiencing it speaks volumes about the efficiency of the company we've entrusted our home warranty to. We reported the issue over four weeks ago, and they've shown an exceptional commitment to procrastination in addressing our claim.
Every time we reach out to them, they assure us that a supervisor will call us the very next morning. We can only admire their consistency in either not returning the call, or having someone who barely speaks English avoiding to deal with our claim. Their customer service team takes the term "language barrier" to new heights, with English that is barely comprehensible. They claim they are in New Jersey - they are not, the accent is probably from the Philippines or thereabouts. Nothing wrong with that in principle, but the only training these people have had is to ask how they can help, and then making absolutely sure they avoid doing so. Stunningly useless.
Our tireless efforts to get the heater replaced have been met with a level of productivity that would make a sloth proud. With two years into a five-year warranty and around $5000 invested in this “home warranty” company, we can't help but question the wisdom of staying with this company any longer. Switching to another home insurance provider seems more tempting by the day regardless of the financial hit we will take. They are utterly useless. The B- rating for this company must be a testament to their uncanny ability to be both disappointing in customer service and poor in value for money, but it does not reflect reality, which in our experience is way worse.
My wife has developed a newfound hobby of calling them daily, only to be met with the sweet sound of unhelpful responses in barely intelligible English. Their latest magnanimous offer as of today is to cover the cost of the part only (we’ll get excited when this turns out to be real, at least), which we can all agree is the epitome of generosity. In light of our experience, we would wholeheartedly recommend thinking twice before signing up with this home warranty company. They must, hopefully, be at the bottom of their league. Whatever you do, go somewhere else!

This company is a scam. They advertise, market, and sell to you the false idea that if anything goes wrong in your home they will reimburse you for the full cost of the issue or damage. This is so far from the truth. My hot water heater stopped working in the middle of winter. First of all, it took them over 2 weeks to "resolve" the claim (they advertise 48 hours to resolve claims), and their version of resolving the claim was to offer me $300 on a $5,000 repair. Have you ever lived through a cold winter without hot water for 2 weeks??? When I complained and threatened to cancel, they offered me $400. When I threatened again, they offered me $500. This company is a scam. STAY FAR AWAY!!
Their claims and customer call centers are based entirely in India and their agents read from a script repeatedly and try to prevent you from cancelling the policy. It is impossible to speak with someone in the US. If you insist on cancelling, they pass you on from one person to the next eventually claiming you have to speak to a supervisor. That person is never available and has to call you back "later". STAY FAR AWAY!!! YOU’VE BEEN WARNED!!

SHW contracted a company to repair my electrical problems with 2 switches and 1 outlet, but after 2 hours the same problem occurred which also caused problems with my dimmers. The company refused to repair my dimmers and SHW too because they’re designer decoratives, however, the problem occurred when the tech thought he fixed my problem which caused my dimmers on a completely different wall to become inoperable. The dimmers had been working for the past 5 years which meant they were working prior to the tech arrival. The tech couldn’t tell me what the electrical problem was as he packed up. When I called the electrical company, they told me the tech didn’t know how to repair the dimmers.
I did some research since and this electrical company is an appliance company not electrical company. I have made numerous calls to both SHW and the appliance company and will continue doing so until my dimmers are fixed. This is very frustrating and time consuming. I have left 5 messages for owner or manger of the electronic company and I’m still waiting to hear back. SHW take responsibility since this is a company you contracted out! Is it asking too much to repair my now inoperative dimmers that were working prior to the appliance tech coming to my house. Please repair my dimmers, refund me my money that I’ve paid towards my annual bill and the $75.00 I paid for the appliance tech to troubleshoot my problem that he didn’t fix!!!! Reluctantly a -5 rating.

When I was sold Select Home platinum service. I was told they would help cover the cost to repair or replace my appliances, hot water heater and hvac system. My hot water heater went out and I was told you have been approved for a cash reimbursement in the amount of $175.00, which you may use towards repair or replacement of your current unit. After a Review of the information and diagnosis relating to your claim, it has been determined that the cost of repairs exceeds the current value of your unit. In the event the repairs or replacement exceeds this amount you will be responsible for the balance. So instead of helping me repair or replace the unit they are giving me the depreciation value of $175. This is a total scam!!! Do not buy this warranty service!

I took out a policy in 2019 and in the last 4 years this is only the second time I have had a claim. My AC unit has a Freon leak and the the whole condenser and evaporator have to be replaced at a cost of 6800. Select Home Warranty denied my claim as they apparently don’t cover freon leaks. The last time I had a claim on my AC as well the compressor had gone the compressor was still under warranty so it was replaced for free but the labour was 1200 dollars which again Select denied the claim. They are just a huge scam it would appear. They will think of any excuse so as not to have to pay out. Please don’t fall for this like I did.

I had a terrible experience with Select Home Warranty. When I signed up, they didn't inform me that I would need to provide a record of maintenance for the previous three years. And when I tried to file a claim, they always declined it, even though I had followed all of their procedures. It was frustrating and disappointing to deal with such an unprofessional company. I do not recommend Select Home Warranty to anyone looking for a reliable and trustworthy home warranty provider. They are scammers who will do everything in their power to avoid paying out on claims. Save yourself the headache and stay away from this company.

Made promises in regards to home warranty, never followed thru on commitment. Repair was diagnosed by vendor, they sent out. He spoke to them on the phone in my presence on speaker phone, then contacted me, indicating they had to do a review. But they told him they would reimburse me for $75.00, which I heard. Once approved, they would send a check.
Then had a similar issue with my other properties. Indicated they would send a check. Decided to cancel my monthly payment of $150.00/month, before I received the check never got any of the reimbursement. Also when speaking about cancelling, spoke to individual about confirming our conversation. He indicated that it would take four hours. Never received anything in that time frame. Called the next day, still no email. Took two days to get an email confirmation. Even after receiving confirmation, they charged my credit card, (two weeks after termination). Had to file a dispute with credit card. Found them to be untrustworthy, as a partner for business. Suboptimal in regards to follow up with issues and repairs.

Select Home Warranty is a scam. Worst service ever. Every time I tried to use them I ended up hiring my own technician and pay out of my own pocket. Even for minor repairs the process of sending someone and get approval took so long. Technicians they sent tried to cheat me, and they don't show up on time or never show up. At one instance, Select Home Warranty approved to pay $2000 for AC unit replacement which I proceeded to replace but later they reduced to $650 and still after one year I have not received it. I tried to cancel my policy but they are refusing to send the money back. A total fraud.

They can't fix the electrical in my detached garage, they can't replace the water line on the back of my refrigerator, they can't repair the valve on my pool heater. They seem to be useless. I paid a whole year in advance and added additional coverage for septic tank and pool. They said the garage was separate from the house. They said they didn't cover water dispensers and when I called back to clarify it was my refrigerator, they then said they don't cover condensers, I explained it's the water line leaking on the back and they still denied my claim. My last claim was for the pool heater and a tech came out and eventually called someone and they told him it was the gas valve and they needed approval from the warranty company but I also got denied because they don't do valves. I still had to pay the tech fee. I am so disappointed and would not recommend them at all.

I became a Select Home Warranty customer on 4/5/2021. I purchased the Platinum plan, paid for in full, upfront. My plan ran from 4/5/2021 - 11/5/2024. The policy cost me $1049. My service fees were supposed to be only $60. All of this is written in the policy. I have only tried using the policy twice late last year 2022; both times, they never honored either attempt, by not sending a provider at all the first time, or sending one who ripped me off for a made-up service fee in cash, which was supposed to be free (because of the first mess-up).
They have never reimbursed me for either disaster on their part; and literally, of the many times I called night and day, I got a complete runaround from a different person each time, or people pretending to be someone else; not one person here in the US. They refused to let me cancel my policy without forfeiting the entire amount, used and unused going forward. They threatened to charge me a fee to cancel the policy over and above what I'd already paid; I had to alert my credit card bank to not honor it if they did. To this date, they have still not reimbursed me the $125.00 I was illegally charged for a covered repair by the contractor, who refused to complete the job if I didn't pay in cash on the spot. I am no longer a customer of this company and will continue to fight them in any way I can to keep them from ripping off anyone else. Please be aware of their very shady practices to get your money and not honored their responsibility as a home warranty company.
Ps. For the record, I have worked in the stock market on Wall Street in NYC, as a commercial casualty underwriter for a well-known Insurance company, and as a fiduciary credit investigator. I'm no ordinary warranty customer...

Very inadequate service. They claim to repair or replace a covered item. However, it seems to be their preference to decide to replace it.... Then they subtract depreciation based on age of the appliance or system, and offer a very nominal amount towards replacement. When discussing the contract upon selecting this warranty company, they never shared that their amount of replacement would not be the fair market replacement price. They've done this to me 3 times. Only gave me $75 towards replacement of garbage disposal, $90 towards replacement of built in microwave, and now they are offering $210 towards replacement of hot water heater, which will cost approximately $1500 to replace. They also require you to pay a deductible to the repairman, which for me is $65. But they are also subtracting a $65 deductible from the minimal replacement offer.
It is a waste of time to speak with a customer service rep on the phone, because all they do is repeatedly read a scripted response rather than specifically address your issue, and English is obviously not their first language. They will not give you a supervisor to speak with upon request, nor do you get a supervisor to return the call when they promise to do so. Over 30 years, I have used about 4 different warranty companies, and this one is the worst.

Select Home Warranty is not recommended. I was told by the sale rep that there is a 30 day waiting period before a claim can be made. My garage door opener stopped functioning just over a month after I enrolled. A technician was arranged by then to come but when he called in to give an estimate for the replacement of the motor the claim was denied as they said I was within the 30 days period. Apparently after the first 30 days the warranty is effective. After that you have to wait another 30 days to make a claim. This was never disclosed to me when I enrolled. I had to pay the $75 for the deductible as well as the full amount to replace my garage door motor. Needless to say I cancelled my enrollment for which I had to pay another $75. Not a company one should deal with!!

I purchased this contract in December 2022, paid in full for three years, I placed a claim for washer and the tech came out and didn't repair the washer, call him back the next day and he stated he would come back and never did, called the company and they said they would send out another technician in 24 hours. Never happen... Had to call back and still no technician. Called to cancel my policy.. Talked with several people who didn't cancel the policy..One person said the policy was cancelled and never sent email confirmation, they give you the runaround if you want to cancel,,,put you on hold,,transfer you to different people...Still don't know if is cancelled....Run from this company..If you paid by credit card contact credit card company....to get your refund...Never had such a bad experience!!!! Don't trust what they tell you..

Select Home Warranty does not stand by their promise of 2 - 4 business days to service your claim once you file the claim. I submitted a claim for my furnace on January 21st, 2023, and today is January 31st, 2023. The company claims that there's only one contractor in my area to service my claim. Unbelievable!! The contractor they sent out originally never showed up and now they want to send the same contractor back out. This is unacceptable!! Let me also state that this isn't the first time I've had this problem with this company; my water heater for an example - water all in my garage and I was told I would have to wait until they found someone in my area.
Another thing to consider, if your claim is approved, regardless of what it is (ex: a new water heater); you have to purchase it yourself then, send in your receipts to be reimbursed; which might take a while. This is the worst home warranty company I've ever dealt with, and I can't wait for my contract to expire. Anyone looking for a home warranty company, stay away from this one!!!!

This company is the worst. They took 4 days to get a technician out for a bathroom clog. I advised them that I had one bathroom and needed it to be prioritized. They finally gave me a number for plumber. I called him and he said that he didn't not work with them and had not worked them for years. They continued to book jobs with his company and not letting the customers know that he would not be coming. I ended up using his coming out-of-pocket.
After 4 days I had enough and called to complain, get a reimbursement claim going and cancel my service... or so I thought. They account was never cancelled, and I have been paying for 2 companies for 6 months. I called to cancel again last week and got charged a $75.00 cancellation fee!! I called again to see what that was for, they said it is standard. I said, well I cancelled in August but they lady didn't do it. They said I didn't finish cancelling. What? Finish cancelling, what does that even mean. Stay away from this company, especially if you need a claim done in a hurry.

I have a claim for a dryer started on 11/5/22, it is 1/27/23 and nobody has come out to fix the dryer. I have contacted them many times including the salesperson with nobody coming out. The last time, they said they would escalate the claim, nobody came out. We had to go to the laundromat to get our clothes dry. We had family visiting and we finally went and bought a new one; we were so embarrassed. This is the worst customer service I have come across in the last 60 years. Very disappointed!

DO NOT CONTRACT THIS COMPANY. IT IS A SCAM. They claim to repair or replace your appliances or repair your home electrical, water, HVAC systems with only a $60 dollar fee after paying over $10,000 for the membership. Then they do nothing. They are non-responsive and when you get someone on the phone, they speak a very limited English. There is no supervisors that you can talk to. No return call when they promise to do so. No urgency in handling your issue. Every claim I submitted was denied. Even when it was within their standards. I had to file several complaints with the BBB to get their attention. Even so, the resolution was not satisfactory. DO NOT BUY SERVICES FROM THIS COMPANY: SELECT HOME WARRANTY.

Do yourself a favor and avoid this company!!! I have had the plan for 2 yrs now. Took the Premium plan that is supposed to cover everything. They will lure you in with discounts to lower yearly premiums, talk you into a multi year plan, then deny every claim. They use very deceitful advertising. NOTHING, no repairs are covered. They find a way out of every claim.
First year was a toilet tank leak. First claim was denied. They stated they don't cover leaks. What good is this plan for plumbing if they do not cover leaks?? Fought that one and won but took 5 days get someone out to fix the toilet tank. 2nd claim. They specifically state on their website water heaters are covered. This is not true. Early one morning the expansion on my water ruptured and I had to turn off the water to the house. I submitted a claim. They immediately denied the claim stating they do not cover leaks again. I disputed the claim. 7 days later I was still waiting for a plumber. NO water for 7 days.
Hired my own plumber to come replace the tank. Bill 495$. Submitted to them for reimbursement. Claim denied again. I disputed that. Then they offered me 200$. I have disputed that. It's a scam. I have read from others that they promise you can cancel after 1st year and they will refund the remaining years but will deduct any claims you have made. Again this company is a scam and should be shut down.

I was contacted by a sales representative after inquiring about the service contracts. I made it clear to the sales representative that my current service contract expired in December 2022, so the Select agreement needed to specify a start date of January 1, 2023. I paid upfront for the annual contract, and when I received the agreement via email, it had a start date of 11/15/2023. I sent an email to the sales rep who sold me the service and asked him to revise it. His attitude completely changed from being kind and professional to rude and arrogant. This was a RED FLAG, so I notified my credit card company and filed a dispute. I called the billing dept. for Select and explained that the agreement needed to be revised or I would cancel. They emailed me a revised contract with the correct date.
I then called my credit card company to remove the dispute and paid the annual fee of $475, only to find out that the billing dept. canceled the contract because of the dispute right after I had a lengthy conversation with the associate in the billing dept. I called and spoke with a different associate in the billing dept early January and asked him to credit my card since the billing dept. or the dept. manager terminated the contract. I've called them three times from January 3 to January 13, 2023, asking reps in the billing dept. to please credit my card the annual fee of $475 that I paid in November 2022. Please do not do business with this organization. I'm very disappointed with their aggressive sales approach and poor customer service.

In our direct, multi-year experience with Select Home Warranty as customers, we could not ever recommend a company of this poor stature. They may be under the wrong impression that they do not have educated or decent people as customers. With that said, they have attempted to charge us for LABOR costs in addition to a regular copay costs. Meaning, for the item we needed to have repaired, it would have cost more than double the cost, just to go through Select Home Warranty, rather than your own contractor. Of course, this is certainly against any contractual agreement because a copay is all that contractually required for the item at hand, but they will certainly attempt to mislead first, fix later with great delays.
Not one representative we've encounter was from a US based call center and the mannerisms of their staff is awfully comfortable with pushing limits that may even warrant further review from an oversight agency within the state they operate. Bait and switch with contractual obligations then delay to fix certainly an appropriate motto that sums up their mismanagement of contracts for the unsuspecting public. We found their behavior and bold contract mismanagement to be a form of targeting - which American Seniors and vulnerable groups will fall prey to.

Do NOT use this company! I have had home warranties with all my new homes. This company is the absolute WORST! It takes an average of 50-60 minutes to actually speak to someone, located outside of the US, then when you get them they just read off a screen & are unable to answer any questions outside of what is on their screens. They never have any of their "contractors" available so after 5 days they will allow you to get your own BUT other company has to call Select to speak with the authorization department while in the home & prior to any work being completed. I have experienced this to take upwards to one hour minimum. No plumber, electrician, etc. is going to wait that long for approval. So they either leave or you pay & cross your fingers it will be reimbursed.
On my latest claim I had a sewer line break IN THE HOME, IN THE BATHROOM! On the invoice it specifically says inside excavation with specific wording of Excavation INSIDE, also description INTERIOR sewer replacement: -cut and remove concrete INSIDE to access drain line. When I had agent on phone to have him look at the invoice and verify it said INSIDE his response was "Ms. ** we hire professionals who know how to read these invoices." STAY AWAY FROM THIS COMPANY! If anyone else has had an issue like mine please report to Attorney General to file complaint and local BBB.

We have used Select for a couple years now and have a pretty good service with them. We will definitely consider them when we renew our home warranty. Although the coverage is not as extensive as other home warranty companies, the better price helps make up for this.

My first phone call to Select was informative and very courteous. The gentleman I spoke to was very easy to understand and answered all questions I had. The one question I meant to ask was is there a limit to how many times you call? Can they cancel a policy. I have heard excellent reviews from neighbors who recommended them. Repair was done on 12/30/22 and system did not work again. Tried few times with other operator but did not resolve the issue. This operator is prompt and helpful to escalate the issue to their office, and technician has been assigned promptly.

Washer covered by policy starts acting up. I place a claim. Select Home Warranty sends out technician that states the master control panel/circuit board is the issue and replaces it. I'm charged $65 for tech to come out and then another $25 as the warranty only covered $500 and the master control panel/circuit board was ~$525. Washer still acting up after replacement, so I reach out to the technician who states it could actually be the lid/control panel. Reach back out to Select Home warranty who say the lid is not covered. I ask them to take back the ~$525 circuit board out since that apparently wasn't the issue. They refuse.
I'm only one year into my six year policy I've already paid for, but I'm cancelling today. Icing on the cake is that they're taking out the $500 out of my prorated policy refund. I now have to go buy a new washer after losing ~$590 on the old one, that didn't fix anything. Doesn't feel right, but I'm glad I learned my lesson now before something more expensive, supposedly covered on the policy, has an issue.

I have renewed my policy in anticipation of large upcoming claims. In the past year, I had a couple of claims denied, one was very large. I had to replace my swamp cooler (a version of central air that can be used in very low-humidity areas, like deserts). The cost to me was $4500, substantially less than a central air system would have cost. While SHW would have covered central air they did not cover the swamp cooler. Another claim that was denied was for the ice maker in my fridge. I was told that while the fridge itself was covered the ice maker was not. This was a much smaller claim (about $250 including labor), but it was denied. I had a couple of small claims that were covered and that pretty much let me break even on the cost of the policy. So even if I only have small claims in the coming year renewing will have been worth it.

Crooked business practices. Denied claims due to accidental wrong information selection during claim process. They just want your money but leave you high and dry when it comes to holding up their end of the deal. Can't speak to anyone who you can understand and can't talk to a manager or higher up. 1/2 the time they don't get the info you emailed to them. They never communicate with you. You always have to communicate with them. And lastly they pay you in free months service for good reviews. All of their good reviews are paid for by giving free months service. Non are actually good reviews by actual customer that I can fine. Don't walk run from this company

If you review the records, finally, I got through to the guy at customer service, but the system could certainly be streamlined. It seems that the early options all lead the billing they are totally and completely helpless. They repeat the same thing over and over again as if reading from a script, I know it’s offshore and customer service is a dying art but your company has a good reputation and I’m a good customer.

My clothes dryer was making a thumping noise. I called Select Home Warranty and they told me that a technician would be in touch with me within a certain time frame. I was contacted within that timeframe. We set up an appointment. The tech arrived on time. Corrected my problem that same day. This was my second experience with SHW and I am well pleased with how they handled my claim.

We were very frustrated with our existing Home Warranty plan, poor customer service, lousy communication, lack of follow through, etc. While searching for an alternative I found Select on Consumer Reports and called them for a quote. Robert ** answered our call and not only gave us a great signup experience. With his keen knowledge and experience, he saved us money by discovering we were entitled to a special rate for Seniors. We purchased a 5 year plan (which will give us an 6th year bonus). We saved on the annual premium and the service call rate for the life of our contract. Needless to say, we are looking forward to doing business with Select. Our new year is off to a great start.

Do not use them! Dealing with Select Home warranty has been beyond frustrating and difficult experience. They denied our broken AC claim after over a month of reviewing it. Their rejection email deliberately skipped crucial sentences of the contract pertaining to our favor and copied a few sentences in favor of SHW. The most important parts of that section were omitted, forcing us to assume that we are not eligible for the repair due to exceeding our available cap. Their inadequate copy/paste answer was created in hopes to have us cease any further service requests. Despite our calls, emails no one has reached out to us to discuss the issue further and find a common ground, Do yourself a headache and months of calls and frustration. Don't use them! Their customer service is non-existing, and staff has been trained to lie and deceive. Don't recommend the company to anyone.

This is my 2nd year with them. Last year we had no repairs. I'm learning you get what you pay for. The reviews I read were good. But, if you read many they are from home owners that haven't needed repairs yet. SHW actually awards you with an extra month free if you leave a good review. And, they go out of their way to help you purchase a plan. For me, they lowered the price and allowed me to make 3 payments.
Thur our furnace went out. Select got a hold of a company and they came the next day. I thought everything would run smooth. But, they don't tell you the claims dept only works 9-5, M-F. I was mislead by their advertisement of 24/7. It means nothing. Every time you speak with customer service, they all express their concern and are always so thankful.
I waited to hear back Monday morning. They asked for further info to be sent. Spoke to customer service several times and each time they said they were escalating it since it was more than an appliance and I had no heat. Then the last call I was told the claims dept leaves at 5. Tuesday, (today) I called at 10:30. Was told the same thing by someone different that my case would be escalated. After 2 hours I called back and they said they would escalate it again. This time they must have really done that because I get an email from the escalation dept with a different phone number to call. When I call the number it's the Loyalty dept. I asked to speak to the escalations dept and was told there isn't such a dept and she could help me.
Her name was Beth. She said she would personally get back with me by the end of the day because her. I called back 3 hours later and someone else answered, I was told I would have resolution by end of today or end of tomorrow. I told her by 9am tomorrow that would be the 48 hours because they say you'll get a response within 24 to 48. Anyway, I've had it with them. I said I wanted to cancel and she tried to talk me out of it and wanted to tell me their benefits. I told her I wasn't interested because of everything I had to go through. I cancelled and will seek another warranty and just pay out of pocket for this. And, will make sure they have a claims dept that is open 24/7.

We have had only 1 request for service to our refrigerator. The person taking our request did not placed the order, so it took over 2 weeks to get someone here. After I called again, everything went through and we had excellent service! So far, so good!

This company says one thing and does another! They want their money on time but when it is time to take care of an issue, they work to find every excuse not to pay. My heater has an issue, and the tech did come out to look at it. He stated a certain part was needed to fix the issue, and he would let Select know this. A few days later I received an email stating that they needed a picture of the unit and also the maintenance records for the unit. I guess they assumed I did not maintain the unit. I provided them the name and number of the AC/Heater company that has been maintain my unit for the last 2 years. A few days later they stated that they were only going to pay $150!!! WTH?!! Now mind you I have the best policy (platinum) that they sell. They knew exactly what it would cost to fix it as the tech reported to them and it seems they kept making excuses to not pay.
So, now I'm pissed, and I call them to contest the decision, the rep pulls up the claim and I advised her I did not agree with the decision, and it seem the company says it will take care of thing, but when it comes time to do so then things change. She states the maintenance records were never received. I advised her that I sent the name, address, of the phone number for the company who does the maintenance and I have an email from the rep stating they would call and request the documents. She then puts me on hold, then she comes back and says "how long has the company been maintaining the unit"? I advised her two years and she then says...."oh well we require that it has to be maintained for at least 3 years"!!!! Are you serious???? I guarantee you if I would have said the company has been maintaining my unit for 3 years then she would have said "oh it needs to be maintained for 4 years"!!!! Now, I am ready to go off...
I told the woman to cancel my policy right now, then she has the nerve to launch into speech about giving me a discount on my monthly charge and one free service call.... Lady are you a nut job? Oh it gets better, after I cut her off and told her to cancel it like I requested she then comes back and says..."there is a cancellation fee of $75 dollars..." Ok now I'm ready to snap!!!! DO NOT DEAL with this company.. Little issues they are glad to take care of but bigger issues they work to get out of taking care of it!!! Pay more and go with a better company. The customer service sucks and you are on hold forever, but call to purchase a policy and good old Bob answers the phone right away!!! Oh, and the customer service folks are somewhere in another country and don't have a clue outside of their scripts!! It was like talking to a robot.. Saying the same thing verbatim over and over!!

I have a dryer that at this time is 1650 new. Refurbished it’s 800. To fix they’re charging them 350 they said. They informed me they will not fix 'cause it cost the price of a new unit. An will refund 175 instead. After providing a receipt. There is no dryer that I know that cost 175. The dryer I have is LG DLEX8100v.

2) If your washing machine is leaking due to a broken seal the policy will not cover it (and you still have to pay the service call fee).
3) If your faucet is leaking, electrical switch is faulty, ice maker is broken or light fixture is broken that is not covered unless you cancel your policy and pay for a new policy that includes an add-on for those items.
4) Once the unit that needs to be repaired reaches a specific age it will not be repaired or replaced. They will send you a small check instead ($50 to $200) for you to replace the unit out of pocket. The check is not disbursed until you purchase the new unit out of pocket and provide proof of purchase.
5) If you pay $2000 for a 5 year plan and you cancel 1 year and 8 months later your refund is only around $200. Never sign up for more than a year with anyone.
6) They do the minimal work to get the item repaired no matter how bad the overall condition of the item is.
7) They don't repair an item if the cost of the item to be repaired exceeds the value of the unit being repaired.
8) They have a practice of dragging out repairs and canceling tickets if you don't respond to a single email within 24 hours. This is after you have paid the service call fee for having a service provider come to your home.
9) Dispenser Water Line that is a part of the refrigerator is not covered.
I wish I never left American Home Shield. Based on new research and comparisons I am going to be giving First American Home Warranty a try. Avoid Select Home Warranty at all cost. A complete rip off.

After reading many of these reviews I believe them to not be real. This company is not to be trusted. They are a scam. It is $500 for all of your appliances per year. That is not how it is written in their contract. It is very gray. They do not say ALL appliances or PER appliance so you do not know until you are forced to be out of pocket for much more than that. $500 does not cover appliances these days. They pitch you something that is not what you are getting.
My dishwasher was 9 years old and broke. The repairman said it shorted out and he can fix it but it will just short out again. No one told me I had $500 cap....so when it broke again about 40 days later it was out of the window of 30 days they would fix it again. After 2-3 weeks of calling and emailing and being told to call and press #5 I wrote a review for the BBB. Then I hear from someone, who informs me that I have used most of my $500 so I had about $100 left to purchase a new dishwasher. I said I wanted to discontinue this policy as it was vague and not what I was sold.
They will refund you the 2 years (I purchased 3) but they will keep the one year of payment and then deduct whatever you spend during that year. So pretty much you are forced to pay for insurance for a year and then pay their expenses for the year. If I did not have the insurance and I was told the dishwasher would break again. I would not have paid $400 to have it fixed. I would have just gotten a new one. So I am now out $1200 in addition to this insurance for a new dishwasher, installation and haul away. In other words, this is just a waste of money!

I purchased Select Home Warranty and my AC system stopped working. Upon checking they denied the claim that it doesn't cover freon. They deny covering even the repairing actual equipment. Very elusive with their claims. I do NOT recommend this product! Be AWARE of what you are getting into.

We filed a claim for an HVAC breakdown in July 2022. Select Home Warranty lost the first claim. Because they were unable to find a service contractor in our area (Bucks County PA) we had to hire our own contractor whose invoice added up to $850. SHW only reimbursed us $150. This amount only covered our contractor's service call and not any labor or materials. SHW's marketing literature states that they have the industry's largest service contractor network and yet they were unable to find one for us! Also as a result of this, we had to purchase a portable air conditioner since our area was under a severe heat wave. SHW is not a warranty company that anyone should consider using. Very incompetent.

I was looking for price comparisons for Home warranty service, to compare to with my current warranty service and almost immediately a sales rep called, trying to pressure to buy right now, I said we would think about it, and he said if I don't buy right now, I won't get the discounts he was offering. Our current policy has 2+ months left, so don't need until 2023, and he said we need to have two policies, that it would only be better. I hung up on him, as he wouldn't stop. He called me back that night, and I told him I was not into pressure sales techniques, and to not call back. He kept calling, finally got him to stop.
However in the meantime, I started to get their automated system calls multiple times a day. Telling me I have to call them. I have called four times and asked for them to no longer call me. I blocked their number, but it goes to my voicemail, and their system leaves messages to call them. I called again today, and asked for a supervisor, and asked her to remove me from their system, no calls, no texts, no emails. I will not purchase anything from their company. She took my information and said she will escalate it, to get me removed. Use caution if you request for information from their website, as you will never get rid of them.

Select Home Warranty is a huge joke. Save your money and run. Bought the 5 year policy 2 years ago; only submitted 2 claims and both were denied. The last claim was a washer, they sent a technician and completed diagnosis ($60) then the technician went ghost. 1.5 months later after 6 phones calls to SHW they advised to find our own technician but have them call prior completing a diagnosis. We called a few and they pretty much laughed at us suggesting we made a big mistake with SHW. During this time our washer fully stopped working and with a 6 member family a washer is very needed.
Second to last call to SHW I advised we purchased a washer to be installed and questioned if they would pay a percentage of the purchased washer. SHW asked for receipts / proof of purchase and they would review. The next day we got an email of denying our claim with reason: "7. Independent Service Technicians. Select has the exclusive right to select a service technician to perform the necessary repair services. Select will not reimburse You in the event a service technician performs, or attempts to perform, any repair services without first being authorized by Select. If You experience any difficulties or have any disputes with a Independent Service Technician, You must contact Select immediately." SHW sent the initial tech that went ghost but a written diagnosis was received which they did not act upon. Again, I greatly advise saving your money $$$ and keep far away from SELECT HOME WARRANTY.!!

Upon enrollment representative advised plumbing, refrigerator, electrical were all covered item. But once claim for refrigerator was submitted it was denied as not covered. During enrollment I requested a paper copy of policy (subsequently 2 more 2 times), never received. My policy is now canceled. It will take 30 business days for refund minus a 75 dollar cancellation fee (fee was not explained at enrollment). Since I could not read the policy I was not aware.

The customer service representative executed a very informative and cordial call walking me through the entire start up process and coverage. The per call pay is lower than my previous provider with more coverage as well as a lower monthly rate. I was also able to save by utilizing a one time payment strategy.

I had recently purchased this warranty to replace my Old Republic Home Warranty; I got a great deal not only annually but also if you obtain the multiple years and you can move it to another residence if you are constantly moving. I had not received my packet of information so I called to retrieve it and as soon as I called I received it in an email in less than 5 min.

I have just finished setting up a home warranty with Select. The process was very easy in spite of the fact that I had many questions. Alex answered all my emails immediately and provided the information I needed to sign up. If their servicing is equal to the enrollment process, I plan on being with Select for as long as I own my house. Great prices, too.

On June 27, 2022 I signed a home warranty contract that covered five years of services for the cost of $1837.47. The sales representative stated all items for air conditioning units were covered under this warranty. On September 9 I filed claim for my air conditioning unit and was provided an inspection for the cost of $75. The technician determined that the thermostat needed to be replaced on my Carrier Infinity system. My contract has a limit of $3,000 in claims per year, and the claim had a cost of approximately $1,000 to replace the lowest cost Carrier thermostat.
Select Home Warranty offered to cover $195 of the cost, which is not in accordance with the contract of up to $3,000 in costs. They then offered to cover up to $300 in costs, after which I requested a cancellation and refund as they are violating a contract. After speaking with Abdul ** from the Customer Loyalty Department I was offered a refund of 76% of the contract costs, of which I stated is unacceptable. Abdul stated that the $300 approved for the claim would not be refunded since it was already approved. Their reviews on their website and this do not accurately portray their rating. The Better Business Bureau has them rated at 2 stars.

I need to clarify the service call rate and was not able to get that online. So I called the customer service line. The sales representative explains plans clearly and offered additional discount. But he is not pushy at all. Very professional and knowledgeable. I am so glad I called.

Having contacted Select Home Warranty on October 12th relative to my A/C dying, they assigned Integrity A/C for repairs. Integrity accepted the challenge, but did not return 2 calls I made to them and did not respond to Jessica's (Select Home Warranty agent) either. Jessica was very professional and amenable to referring my case to another repair company who has been to my house before and I was very happy with. All is well, and so far, I am very happy with Select Home Warranty and their reactions to my needs.

I called for service on my dryer and was connected to a very helpful individual who took all information and responded via email with the next step to contact a repair company for my problem and that they would contact me via email with his name.. While it's been about 3 - 4 weeks since I've submitted this claim I feel like Select Home Warranty is trying to resolve the problem. My only problem now is getting a qualified contractor to show up to repair my heat pump. The 2 companies that were assigned both had problems either showing up or following through with their diagnosis of the problem but I'm still hopeful it will be resolved.

My AC had gone out, due to the drain line failing. They had someone out within 24hrs of making a claim. Repairs were approved quickly and I only paid my deductible. Was my first experience using any home warranty. Would recommend Select Home Warranty to new home owners.

This was a pleasant experience. It was easy to do on the phone, and the extra 2 months is a bonus. The price for the year was great. This policy is the easiest I've ever seen. The fees for callouts are comparable to the industry standard, but the coverage is more bang for the buck.

SCAM ALERT!! If the salesperson tells you that you may cancel your contract after a year for a full prorated refund, they are LYING to you! The stipulations deep within the contract state: "13.2. Cancellation by You. You may cancel this Agreement within thirty (30) days from the Order Date of this Agreement, as set forth on the schedule page accompanying this Agreement. In the event you cancel within the thirty (30) day period, then You shall be entitled to a full refund if and only if, no service has been provided under the contract. After the thirtieth day, you may receive a refund pro-rated at the non-discounted annual plan cost. A $75 cancellation fee will be charged and any service costs incurred by Select Home service contract."
What that means is you will be the hook for any service fees that Select Home Warranty incurred on your behalf. I just cancelled a 5-year contract after exactly 1 year, and as we used them for two service calls in the past one year, we were out another $800+ from what a normal pro-rated refund would be. This amount is WAY higher in cost than if we just obtained the two service calls ourselves outside of the warranty. Every home warranty is the same in their own way and their salespeople and customer service should be ashamed of themselves. They are all SCAMS, please be cautious before you decide to get one!! SCAM ALERT!!

The customer service representative called within minutes of my online request. He was friendly and knowledgeable and he was able to complete the transaction quickly and easily. I wish other businesses worked this way! (Why is everything painfully slow when you call phone or internet companies? He was prepared with clear and concise answers to my questions. The process of purchasing warranty was simple, however I haven’t used the warranty yet. Prices are a little high than others. Others offer a low price for per visit of a claim. Seems to have enough coverage in the areas.

They came out promptly to access the dishwasher and see what needed to be done. The repair company did not update them but when I call to inquiry they quickly found the information. They were unable to fix it but did offer $200 reimbursement if I replaced it with a new dishwasher. I am working on submitting the information for that now.

Jeff was absolutely amazing offering me different plans and bonuses that made it impossible to pass up on the great offer. My house is now completely covered for the next six years worry free. You would almost have to be an idiot not to take the buy five years get six year free offer when you could protect your home for under $400 a year and get $11,000 a year coverage at the same time per year. It’s a no-brainer.

I think that is when a review is most helpful, when you are able to let others know how good the people are that they send to your home to do the repair. The company call the following day. Came out the next day and repaired the unit. Once they found out the trouble with the air conditioner unit they went to pick the unit up from a hardware store and came back and installed it. And everything worked fine.

I called and they came out pretty quick to fix the garbage disposal. I would recommend this company to come fix anything you need fixed. They were really awesome and really nice when they arrived. The guys quickly changed the disposal and went on their way.

He was very good to explain the offer that when I ask question about the offer he was good at answering me and making sure that I understood everything about the offer! As we was closing he ask me and told me if I had any more questions to call him. Isac made sure that I had his phone number and ask me to replete the number to him so that we both knew that I had it! Select Home Warranty will stick with your problem until it is fixed at no additional service fee charge. We had an A/C go out and it needed 3 parts fixed and each time we called them out a new technician was sent out to address the issue.

They sent out a repair man. My dishwasher runs better than when it was new. It was not running like it should. There were a lot of broken parts, all of it was fixed. Very small service fee. The repair man was polite and went right to work. It took less than a hour or so, he had to order parts. They took about two weeks. The company sent out the same person to install it. Took about 2 hours or so. He gave us the company phone number.

I have been using Select Home Warranty for years on multiple properties. I love that you can get sprinklers covered. But get everything in writing when they can't find a technician wait unless you want to pay a different service call fee. Overall good service when you can get a technician covered in your area.

I was promptly contacted by Peter via text and email after submitting an online inquiry. I did have some trouble figuring out when to call back, as email responses were vague, so I just called and happen to speak directly to him. He was helpful. He did initially quote the same price I had seen online but when I said, "well, it says on your website to call about additional discounts," he said, "Yes, I can offer you another 10% off." Additionally, they will offer 5 and 10 year plans, maybe others, in which you can lock in your price and those are less by a few hundred dollars. Since I just ordered today, I am hoping the services and subcontracted technicians are decent, b/c if they are not, then I'm locked into a contract for several more years.

These comments are for my policy ordering experience and not for experience with Select Home Warranty as we have not yet had to file a claim. However, I do hope my experience will be five stars for that as well. We had a phone call with Isaac M. on Wednesday after not receiving any of the promised information we were to receive after a Monday phone call - at which time we provided the lady with name/address/credit card info. We spoke to Isaac who not only took care of us and assured us our info was safe but took the time to give us (as seniors) several different options with regard to policies, payments, and plan duration. Thankfully we believe the options we chose were indeed the best for us. Thank you Isaac!!

Mr J. ** did an outstanding job in getting the the best warranty coverage for my home. I talked with 5 different warranty companies, Jonathan is the only one that was upfront with me. He wasn't just trying to sell me a warranty, what I needed to ensure I was covered at all bases. We have a saying in the Navy, "WELL DONE" when someone goes above and beyond what was required, Jonathan did. I'm so thankful that I got him when I called back. Believe me when I say, I'm going to pass on to my Navy Shipmates and others that own home, the SUPER JOB he did for this retired Navy guy.
