    On March 3, 2034, I put in a claim with Select Home Warranty for my refrigerator and freezer. The fridge and not cooling, all of the food and ice in my freezer had thawed and there was water on the floor. The earliest they said they could schedule a service technician to come to my home was March 14, 2024! Sears Appliance Repair was the company that came to my home on March 14, 2024. After an assessment of the work, the technician realized that my unit needed a new thermostat. He placed an order for a new thermostat and said it would be shipped to my house within a week and rescheduled me a new appt for install on March 29, 2024!

    The part came within a week. LUCKY FOR ME Sears Appliance Repair were able to return on March 25, 2024. The technician did the install and said to give it some time before the compressor starts to work. I woke up the next morning (March 26) and not only is the fridge and freezer still warm, but no ice was made last night!

    I immediately called Select Home Warranty (9 am) to see when a technician can come back out to my home for rework. I was told to wait for an email with instructions on when the technician would come back to my house for the rework. By 12 noon, I still had not received an email. So I call Select Home Warranty again. I was told the same thing, ...wait for an email. Now it is 4:30 pm, no email no phone calls. I called Select Home Warranty and the agent informed me that Sears Appliance Repairs performed the work and that I would have to put in another claim. I informed the agent that the work was not completed, the fridge was still not cooling nor making ice and I should not have to put in another claim.

    It is now 9 pm and I still have not received an email or a call back as promised. I have literally been without the use of a fridge and freezer since March 7, 2024!! This has been unsatisfactory experience to say the least so I have no choice but to pay out of pocket for a repair person. But I do have a choice to cancel this warranty immediately.

    This is my first time using Select Home Warranty and last. I hope none of you warranty holder ever have to go through the experience that I have had with this company. Sears Appliance Repairs need to do a better job to check on a client after the work has been done to see if the work was ACTUALLY completed to the customers' satisfaction. I am VERY disappointed in both companies and I am still without the use of my fridge 9:30pm March 26, 2024!!!

    Reasons we decided to cancel. They either do not authorize repairs/replacements suggested by the contractors they pick (water heater) or they delay service so much you decide to call your own and pay out of pocket. It happened after a hurricane. We had no electricity in the house. Repairs were covered and the claim was authorized but none of their contractors would be able to come for at least 5 days. 5 days without electricity (!). They might as well have denied coverage. My husband found his own contractor who came the same day and ended up paying out of pocket.

    They won’t fix or replace if it cannot be fixed as they say when they sell you the policy. Our water heater was supposed to be covered. They did not authorize the replacement suggested by the contractor they sent, because it’s a model they do not cover , a detail, the heater model type, was never mentioned when we bought the warranty. The contractor managed to find a way around, a temporary fix for $390. Still Select H. W. would cover only $225. When I asked why they said it was because the amount was above what they calculate that repair would cost, ironic considering Select H. W. chose that contractor thus determined the price.

    When you decide to cancel it might take you 2 days, 2.5 hours on the phone, talking to 5 different representatives from two different departments (customer service and customer loyalty office) to finally cancel. Representatives will mention you need to talk to a manager to finalize cancellation a manager that is never available when you call but will call you back and then never does. They will detract more than the mentioned $75 dollars service fee from your refund if you discontinue/cancel after 30 days, because they will pro rate the days of service. In our case we are getting $75 plus $185 even if the reason we cancel is because they failed to provide service on at least 3 occasions.

    Apparently I missed the fine print. I was curtly informed that according to section 9.1.2 that labor costs to repair items are not included. Policy Sales Associates are not transparent about this when selling policies.

    When I initially signed up for Select Home Warranty, I was drawn to the assurance that they would replace or repair household appliances and systems regardless of their age. I recently purchased an older home with older appliances, so this commitment was a significant factor in my decision, as I believed it would provide comprehensive coverage and peace of mind for my home. I have since had an issue with my washing machine and furnace, totaling more than $10k in repairs/replacement. Upon filing claims with Select Home Warranty, I was disheartened to discover that I was only allocated $150 for each claim, amounting to a mere $300, which equates to a mere 3% of the actual expenses. Despite their advertising of covering appliances irrespective of age, the policy, buried within the fine print, dictates that the reimbursement is contingent on the current value of the unit.

    This is a stark contrast between their marketing assurances and policy reality. This realization has left me feeling misled and profoundly disappointed. Select Home Warranty’s failure to transparently communicate the limitations of their coverage is not only unethical but also a disservice to customers who rely on your services to protect their homes. I would have been better off saving the money I spent on Select Home Warranty to put towards the cost of repairs.

    AVOID THIS COMPANY AT ALL COSTS, $3,000 STOLEN FROM OUR FAMILY and they never fixed 1 thing, not even the SIMPLEST PROBLEM. When trying to get our money back they continued to conduct fraudulent activities and lies that they would FIX SOMETHING. THEY NEED TO BE SUED IN SMALLS CLAIMS COURT. THE CEO, Mr. Joseph Shrem employees, James **, Corporate Manager, Paul **, Loyalty Department, and Carol ** lying to customers.     These people are thieves and cheats. The sleazy salesman called me no less than 20 times, made me many many promises, including a no-hassle, pro-rated refund. All were lies, when I needed the service, they found a way out. Their refund is pennies on the dollar. They are terrible and crooked through the org, and I spoke to no less than 20 people who passed the buck each time. Stay away from this business at ALL COSTS.

    This is not Warranty for your house, this is scam to get you money. I have a call my dishwasher and they charged a fee and I got denied since it was the second month of signing in and it need to replace! But I fixed it myself with just pushing the water handle back in!! The people that showed up in my house simply got a look and ask us to sign paperwork and left. They said they come and fix it, then the response was the dishwasher need to replace and since it is the second month of signing in, it's my responsibility! I look into myself and all it need it was push the water handle push back in! It did got more upset then! It was a same issue on fridge and again sign paper and now it's not fixable and has to change the refrigerator myself!

    Called to find where I can find a place to complain about the contractor but contractor has nothing except bad review on Google! I have complained about it to Attorney General of AZ and they are investigating but I don't think they would do anything about it. This all about scam company! Select is there just cash our money and hoping government there to stop these Scammer at some point!

    After spending at least 6 hours back and forth on the phone with “Select Home Warranty” and their contractor, starting 01/05/2024 to 01/22/2024 (after 18 days), while my refrigerator did not work well, they informed me a quote of $1,647.13 repair cost where they can only reimburse me $500 as the “Available Cap”. When “Select Home Warranty” tries to sell this service to me, they never explained about the “Available Cap” and just trying to say very good things to convince me to purchase their service.

    We decided to request for disconnecting the contract, as they promised us that they do it immediately if we were not satisfy of their service. When I asked their billing department for refund, they told me they cannot refund the whole amount and referred me to “Customer Loyalty” department, where I had to spend the total times of 105 minutes in 4 back and forth callings because they tried to convince us for continuing the service and never paid attention to their unreliable and tardy services that caused us lots of headaches during 18 days.

    Unless you can provide 36 months' worth of maintenance records for your heating/HVAC- this dishonest company will not cover you. I signed up for Select Home Warranty about nine months ago. I was told that after paying $65 per service call, all expenses associated with any warranty claim will be covered. In Jan 2024, I placed a call for a heating issue. A technician showed up and diagnosed the issue, he told me that the repair cost of about $700 will have to approved by SHW. A few days later, Select Home Warranty asked me to provide 36 months of maintenance records in order to cover the claim. I don't think 95% of people have that kind of documentation for all our home appliances and HVAC systems. I was denied. Please be careful, the salespeople are not honest and they will scam you just like they scammed me.

    A few months before that, I placed a call for a dishwasher issue. This time, Select Home Warranty sent me a $150.00 check rather than repair or replacing the issue. I was told given the age of my dishwasher (which isn't too old) the max coverage is $150. I ended up spending close to $1,000 buying a new dishwasher. The salesperson will also tell you that you can always cancel your warranty after the first month, this is also a lie. I tried to cancel, but there is no refund for the remaining months.

    I purchased a home warranty from Select Home Warranty after the salesperson assured me they had plenty of technicians in my area. The first claim I filed with them for an electrician, after 2 days I received an e-mail stating that they had no available technicians currently. I waited another day and called them to be told I needed to wait until it had been 5 days to see if there were any available then. I waited 6 days and called back and was then told they had no technician in my area and she proceeded to offer me a list that I could call myself. When I find one he needs to come and diagnose the problem and call them to find out if the issue will be covered. They didn't hesitate to take my money but now I have to do the job they get paid for.

    I was mislead by the salesperson telling me they had plenty of technicians in my area just to sell me a contract. It should not be legal to give false information just to make a sell. This company is rated #2 which is why I chose them thinking they would be striving to hit #1, but I don't see how that will happen with service like this.

    I have bought due to good pricing for a long term coverage took 5 year coverage with Select Home Warranty, but after 13 months, I have had my first problem of dryer not working. The Select Home Warranty call center will respond quickly, however their assigned technician companies are very slow to respond, they never pick up the phones and take 2 to 3 weeks to arrive to your doorstep, and take 2 to 3 weeks to give the report to SHW. If you are looking to resolve an issue quickly, SHW company is the worst company to work with.

    Their claim department is another worst experience, they provide depreciated value of your items, that means any amount they tell is the one you will get, to send the check they will take additional 3 months. My dryer repair cost estimate is $550, I purchase newly and send the invoice as a proof of $640/-, then they only approved $200, where you already paid $60 as a technician service fee.

    If you try to cancel your long-term policy, that is a nightmare with this company. They just stall and provide all kinds of excuses to cancel and return your money. Transfer one agent to another, one manager to another manager. Also if you cancel your policy the existing claim which happened in the past, they will not pay. Worst company in the industry to work with. Please run away buying policy from this company. Even if the policy purchase is FREE, dealing with company will be a nightmare for claim processing. Please stay away.

    Select Home Warranty put words in my mouth when filing a water heater claim. They said I said it was leaking which I did not say. I had to get my own plumber to say it was not leaking. Then Select said it had a gas leak. Again I had my own plumber say it was not leaking gas. Then they try and say the 30 days wasn’t up to cover the water heater. I join Select Home Warranty January 10, 2024. It is now March 19th and the 30 days is passed and they refused to comply with the contract, put words in my mouth and circumvents the contract.

    This company is a scam. They will find whatever "loopholes" they can to deny a claim. When trying to cancel the contract, they kept trying to negotiate lower rates. Customer service was rude and kept talking over me. Run! I'd rather pay triple for a company that I know will uphold their end of an agreement. You truly get what you pay for with this company and that isn't much! Run!

    Just wanted to take the time to write an extensive review considering how utterly poor the service was and is borderline fraud in my opinion. We moved to St. Simons Island GA not quite a year ago and purchased a 5 year plan. We have made 5 claims all of which are still outstanding or denied.

    1) We have a swim spa (which is an above ground pool/spa) which I told the salesperson when we bought the policy. They do not cover -- which is fine, but do not sell it to me as if it is covered.

    2) They never had technicians in our area. This is fine as well. However, they state that you can find your own technician and they will pay for the diagnosis (if over the covered $75). We have never received a check. The cost of the visits have always been substantially more than the $75. We have also had to call in repeatedly to see the status. They continually state that you can see it on the website. All you can see on the web is that there is a claim, nothing about it. You cannot review the details.

    3) We had two separate plumbing issues. The laundry valve leaked and the shower in the master needed to be replaced. Both of which would have maxed out at $250 & $500 even though the cost to repair is way more than that. (Okay, I get it). When I called to check on it, I was told multiple different answers. One was that they would only pay $500 per year -- meaning I would never even get my money back just for the policy itself -- I had bought a 5 year. To date, we have still not received any of the money back. For the shower, it will cost of ~5K-10K since we will have to completely rip out the tile & marble to get to the shower pan.

    4) Our 30 yr old oven range broke. Again, they didn't have any technicians, so we were told to find our own. The oven didn't heat properly and we were told not to use the back burner of the gas range because it was a safety issue. The repairman could not find parts available to purchase, so we needed to purchase a new range. We called in to check status and were told verbally that it would be capped out at $500. They asked that I resubmit all the documents. By the way if you put anything other than the claim number on the subject line, they will say they didn't receive it. (I never received the overage for the technician call reimbursement either).

    Silence from them until I call in 2 months later for another claim and call to see why or what I need to do to receive the check. They deny it saying that they don't cover broken doors. Burner, Control Board, Broiler igniter, hinges on door and one other thing. Since the door was listed on list the technician provided, the company refused the entire claim stating that it could not cover the repair.

    5) We open a claim 2 days ago for an A/C repair online. They boast openly about having a 7x24 center. Luckily it is spring and it is not terribly hot, but we need to have someone out immediately, not 72 hours after the fact (or longer). I am immediately assigned a case number (via the web), but they state it will be 24-48 hours before anyone can review. I call in today at 48 hours and they tell me that it is still being reviewed and it is a Sunday so there likely won't be a response today. I am certain they will eventually come back and say there are no technicians available in my area. (I live in St. Simons Island GA where there are many wealthy people and many opportunities for plumbers and electricians to make a living -- I don't understand the problem). They need to be able to have rules for "emergencies" where waiting 3 days just to find your own person is not acceptable.

    6) Finally, they have no escalation path. When I was upset and trying to speak with a manager, the agent would not offer any path of resolution -- only that I was wrong and that their policy clearly states, blah blah blah.

    I will be calling in Monday when the option to cancel my service is available. I will be looking for other avenues to tell my story as this company is operating shady business practices. We did read the entire contract cover to cover on more than one occasion.

    Bought coverage with Select since January. Did my first claim March 6th because my water heater went out. Called in and they took 3 days to send someone. Then after they came they took a week to review, after I finally got a call they tell me that they would give me $175 credit because they can't replace anything after 60 days when my contract says 30 days after the policy is bought. After that I told them to cancel my policy so they began to make all kinds of offers so I wouldn’t cancel. After 41 minutes on the phone saying to cancel they tell me that I need to speak to the representative that sold me the policy, that he would call me in the next 3 hours.

    He called me a day later and tried to convince me by covering $500 instead of the original $175. He said that their vendors that came to my home asked for $1300 but that if I went to home depot and did it myself that it would run about the $500. Which I said to him, why would I pay you as a company then to go and serve and do everything myself. So I declined the offer so he told me that anyway $500 was my limit on water heaters when they had said they covered $11,000 per year for anything my home needed. I asked them 3 times if there were limits and they said no. The contract does not state any limits either but of course they come out with their reasons. So practically if I was in their 60 day time frame to cover I was still going to get $500 and had to pay $800 out of pocket. Don't waste your time and money on these crooks!!!

    I did warranty for 2 of my houses on August 2023, the agent pushed and persuaded me to do it for 3 years and get a big discount but I have to pay the full amount. I paid $1470 for 3 years. I never used it until February 2024 when my water heater started to leak and this is when I realized that this company is a big scam. They sent me a 3rd party technician who came and diagnosed water heater leak.

    STAY AWAY FROM THIS COMPANY.. COMPLETE FRAUD. I enrolled with Select home warranty last January to cover the appliances in my rental property. I submitted 2 claims to them since December 2023 with emails stating that they’ve issued reimbursement checks for them and I would receive them in 7 days. It has been 3 month and I’ve yet to receive anything in the mail. I called the company to inquire and every time they tell me to wait another 4-6 weeks. Today I called and asked for a refund for my monthly premiums and they cancelled my policy without my authorization and now refuse to pay out anything, including the original claims.

    On January 1st, 2024 we filed a claim to have someone come out and look at the plumbing to our hot water heater. At first they told us that the hot water heater was not covered. My husband got on the phone and spoke to a manager explaining that it was the plumbing going to the hot water heater. They approved the claim and "set up" for a company to come out to look at the problem. The appointment was scheduled for 1/7/24 which was a Sunday so of course no one called or showed. Since then we have been calling them at least once a week and at the 1st part of the conversation they tell us that it's not included in our policy, then when I tell them to read our file from the beginning they come back on the phone and tell us the same thing.. "They will expedite our claim."

    Finally we had a company come out yesterday and said that due to the leaking of the pipe and waiting so long to get approval the hot water heater is no longer repairable. He sent in the invoice and we got a reply that due to the cost of the "repair" the hot water unit was not worth the cost. HOWEVER they did offer us $200.00 to go towards the repair. We ended up calling them and cancelling our contract. It is pretty sad that we had to waste over 2 months to get told no. Select Home Warranty doesn't care about their customers.

    I have used this company twice. First time to get an HVAC repaired. The technician was so incompetent that I had to replace the unit for 5000$ after his visit - of which they graciously reimbursed 185! Second time I had to repair my 1300$ stove and was told that it was too expensive to repair - so they would grant me 185$ to repair or replace... I can do neither with that money. Let's also not forget about the 65$ service charge involved, effectively reducing their reimbursement to 120$. For a new stove. A complete joke.

    If you need insurance that pays you a fraction of what your appliances are worth if they need repair, involves completely clueless technicians for their service that cause more damage than what they repair, and also has zero customer support: This company is for you. I am healed forever and immediately canceled my insurance with these frauds.

    To anyone considering purchasing a home warranty plan from Select Home, my advice would be RUN AWAY, not walk away from their full throated deception and sweet talks. This is NOT a company that's mission is to serve you, but to STEAL your money. And when caught red-handed in your cookie-jar, they are unabashedly unrepentant. Unlike many other companies, their contract is not full of legal mumbo-jumbo, but written in plain English. Know that that's a honey trap. They will NEVER repair your appliance under warranty or refund your money unless you go through your credit card company.

    I purchased 6-years warranty for $2,475. Three months after purchase, my dishwasher controller board developed fault. The local technician was very much confident, it could be fixed in a day if the company would approve the repair. First, they kept mum for 11 days - no communication, period. Then insulted me with a net compensation of $133, declaring it as irreparable. They would not let me talk to a supervisor or to a member of the resolution team. 'My way or Highway' is their business motto. They would NOT offer me any other choice.

    So, I initiated a cancellation when all hell broke loose. Supervisors called, promised that this dishwasher thing was an aberration. That all future repairs would be done pronto, hassle free. But the big exception was ONLY this time. They begged, pleaded, expressed remorse, put me on a pedestal, told me how valuable customer I had been to them. All good - but they won't honor their cancellation clause, won't refund me my money. So, I gave them 24 hour ultimatum, that'd 17 days all together. So, this morning I raised a dispute with my credit card company. Please, stay tuned for real time updates.

    I purchased this home warranty policy based on a conversation with a sales person before I purchased my "new to me" home. During the conversation I asked if the warranty company needed an inspection of some sort and the answer was no. I was surprised and asked how it worked. The answer was very simple: "We repair the appliance or we replace the appliance if it can't be repaired. All you have to pay is your one time service fee of $65.00.". The sales person said that a couple of times. The only limitation was a 30 day waiting period before the policy would kick in. I agreed that that made total sense to make sure everything was working.

    After ensuring me that they will take care of me and my contribution for a claim will never be more than $65.00, he tried to sell me policies for my rental houses, which I luckily declined. Now that I am having problems with my hvac system, they are throwing all sorts of limitations at me. During the last claim, they insisted that refrigerant was not covered. After insisting that I was never told about this limitation, they finally covered the entire repair. Then we found out that the emergency heat element is not working.

    After first approving this claim, they are now saying that my system is too old for repairs and they approved replacement of the entire system. This was over the phone and I asked to be sent an email confirming that they are replacing my system. I was promised to receive this confirmation after two to three days, but it never came.

    I called back after a week of waiting only to be told that they would reimburse me $600.00 after proof of replacing the system. NOT what they promised me before purchasing the policy. They are saying that they mainly communicate by email but they call me to give me new information. Why is that?? When I send an email to complain, they call me back to discuss and constantly tell me the same thing, which is that they are doing what is in the policy. The issue is, that the sales person never made me aware of any limitations. He never told me that the 30 day waiting period was for me to review a contract. He kept telling me that they will repair or replace an appliance if it can't be repaired.

    I can't speak for other home warranty companies, but Select Home Warranty is not here to help me and they lied and intentionally mislead me to sell policies. I can not see a single scenario in which it can be helpful to buy a home warranty policy from Select. They will NOT replace anything without asking the customer to chip a considerable amount and then, what was it good for to have this so called protection. It is a scam at best, fraud in my opinion, because they withhold important information during the sales call. Had I known about the limitations and restrictions, I would have never ever bought this policy. All they are doing is moving money from the customer's pocket to theirs.

    I purchased the highest coverage with month to month payments. I was told coverage and service calls start after 30 days of the start of the contract, which would be standard and understandable. After 30 days, so once my second payment was charged to my credit card, I placed a call for a dryer issue. The tech came out, I paid the $75 service call deductible. He diagnosed the issue and the next day I got an email that the work is not covered because it is within 30 days of the coverage. When I called them they said there is a 2nd 30 day period, so it is not 30 but 60 days from the initial purchase of the contract. I canceled the coverage on the call, and of course they charged me for the $75 cancelation fee. They had 0 interest in trying to solve my problem, and how they sell the coverage is misleading. Of course, if you read the fine print in their contract you might be able to find the details somewhere. Horrible experience after the initial sale call.

    In 2020, I bought a multiple year package for over $1000. The agent promised me that if my refrigerator or any appliances would break that they would fix them to working condition. Well my refrigerator broke and then my AC. My refrigerator broke. They sent an incompetent guy to fix it. Made me pay for the labor as the fine print only pay for parts (and not the labor)! Wasted more money. Then my AC broke and they refused to pay anything because it was not a wear and tear issue. And even if it was wear and tear, they won’t repair it because it was so old. They would pay the market value of the unit - which is worthless because it is old. So either way. You won’t get your money. All the promises they made when I bought the warranty were lies.     I have Select home warranty and on 1/3/2024 our furnace went out and it happened to be _20 zero. I called them. Filed a claim. 2 weeks went by. I called them. They emailed me saying they had no one in our area and gave permission for me to find someone so I did and now 3 weeks have passed I had Gibson heating come out give me a quote then the next day I called them. They said go online and email them the quote so I did. A few more days passed and I called them again. They said never received it so I double checked the email they gave me and tried again because this time it said address unknown. My boyfriend tried on his phone. Same thing. Address not found. So till this day nothing. What do I do now.

    Select Home Warranty responded to my claim with an email stating that they did not have technicians available at the moment and that I should hire a 3rd party technician to come diagnose the issue and that they would reimburse me. I did what they suggested and they found nothing wrong with the system, I was billed $300 for the technician's time. A few days later the compressor stopped working so I called Select Home Warranty to explain the situation and they told me to have the 3rd party tech come back and diagnose the issue and that I could submit both invoices for reimbursement once complete.

    Again, I took their word for it and had the 3rd party come back. They found that the compressor had locked out due to high pressure in the system and they billed me $200 for the visit. I submitted both invoices and Select Home Warranty explained that they would not reimburse me due to some fine print in our contract. I am very unhappy that they did not reimburse me as they led me to believe. This repair cost more than the home warranty cost me in the first place, which makes me believe this home warranty will always have fine print and will never cover anything in my home.

    Dryer was stopped working, I have raised a claim, but service person came after a week only. It took another week for them to send the report to SHW. Already I have paid $60 service fee. Towards buying the dryer $200 was approved by the claims dept. That means all you are getting after several calls and follow is $140 for purchasing a new dryer. You need to buy the dryer and send them the receipt, then they will approve and send the payment of $200 which will ever take to reach you. This company is a scam, don't buy warranty from them. I have purchased 5 years SHW warranty from them, regret to buy using the sales tactics done by the company sales people. Don't buy.

    My Fridge stopped working so I submitted a claim. I got an email that they would not cover work already done. No work was done. When the fridge was bought the fresh food fan was replaced by the manufacturer in 2015. It is now 2024. I called explaining that and was told no problem the case would be reopened. Two days pass nothing. I call back and the case is still closed because work was done and no record of my previous call. I go back through the process and they tell me I will be contacted. No fridge and nothing done 3 days now. No valid escalation process and while everyone is super nice nothing ever gets done.

    This company is a SCAM! The only reason they have positive reviews is that they offer for new customers an additional month of coverage in exchange for a favorable REVIEW, a practice that should be deemed ILLEGAL. While they may appear more affordable than Fidelity National and Home Shield, their level of service is ZERO, NON-EXISTENT. I have experience with both Fidelity and HomeShield, and even if their service wasn't perfect, they promptly sent a technician after online copay payment. In contrast, dealing with this scam company requires four calls just to have someone show up, and even WORSE, the initial visit is solely to submit a report to Select Home Warranty for approval, which, unsurprisingly, they don't grant. AVOID this company. I am canceling the policies our family has with them.

    On January 30th 2024 I called Select Home Warranty because my garage door wasn’t closing all the way down, the door wasn’t closing completely. A claim was created and SHW sent Real Garage Door Service to assess what was going on or with my garage door. The technician that came was, in my opinion, very unprofessional because of the way he performed the inspection and the way he went about assessing what was wrong so much so that after he left, my garage door wouldn’t close at all. I never received a written report from RGD but the technician told me that the springs and motor needed to be replaced basically telling me the whole system needed to be replaced.

    Days passed and due to lack of information I called SHW and found out that RGD had said that the springs needed to be replaced. SHW told me the springs were not covered under warranty. I proceeded to call Wayne Dalton to assess my garage door because I knew that the springs were not the problem. As you can see in the attached invoice the problem were not the springs, not the motor, not the gears but the belt rail. "6.3.7. Garage Door Opener. This Agreement covers the following garage door opener components: (i) control board; (ii) motors; (iii) chains; (iv) belts;" I would like for my $125 to be reimbursed because Real Garage Doors was wrong in their diagnosis of the problem and all they wanted was to sell me a new system and that is just wrong and unacceptable. I would also like to be reimbursed $240 which is $145 for labor and $95 for the part replaced. Looking forward to hearing from you and to solving this. Respectfully.

On my first claim, which was 6 months into my contract, they immediately determined my cooktop to be irreparable and stated section 8.3 of the contract which states they will only pay a "depreciated" value...and their depreciated value is pennies! My cooktop was having issue with two burners. It's a $3000 unit when new, and the repairs were estimated at $600 and submitted by a local technician ... SHW only offered to pay $150. They were not even willing to discuss the depreciation and how they got to that conclusion. They just kept stating the same sentence over and over, they would "pay $150 for repair or replacement of the unit based on its depreciated value". DO NOT RECOMMEND!

    I opened up a service call for heating system not working, 3rd party serviceman diagnosed needs a new fan motor, Select Home Warranty co requested service records. I provided a picture for maintained on the unit. Shows system was serviced every 6 months and a picture of Air filter shows it was maintained properly. SHW still denied the claim saying I need to keep receipt from every service performed. Very shady. Always trying to find how they can deny the claim. As per Service man Tony (Service Comfort) they are denying almost every claim. I will not be renewing my contract. I have had very good luck with American Home Shield.

    I signed up for Select Home Warranty. After a few months, I decided to cancel because almost everything I can fix myself and I am on a fixed income. I called and canceled in January and was told then that I would be receiving an email with the prorated amount I would be refunded. I never received any email but was charged again for the month of February.

    I called and asked why it was not canceled as I requested the month prior and was informed that the guy I spoke to did not transfer me to the correct department. I now had to cancel again and after 25 minutes of them trying to convince me to stay was told that they do not refund any money and in addition would be charged an additional $75 to cancel. I would not recommend using this company for any reason. There are many other reputable companies out there that value their customers.

    Purchased 4 years complete home warranty and paid upfront. After 2 years filed my first claim on my dryer. Paid $60 deductible to have technician visit. After that Select Home Warranty emailed me saying the cost of the repair exceeds the value of my dryer (Samsung 7.5 gal front load purchased in 2020). They offered to pay $225 to replace the $950 dryer. Beware of the contract. In the contract they say they pay “depreciated value” not the actual cost of repair or replacement. A $3000 fridge can be valued as $400. Beware!!

    BEWARE! I wish I would have done more research before choosing this horrible company. I just looked at BBB and they are NOT BBB accredited. They have tons of complaints. Over 300 PAGES to be exact. The reviews on their website must be fake. Choose your words carefully when placing a claim. This place will do anything to deny your claim. I called to place a claim this morning due to our hot water heater going out in the middle of the night. There was a loud boom and then water all over our basement floor. I told them (in a panic) that our "water heater exploded and now we have no hot water and there's water all over the floor in our basement."

    After placing the claim, I immediately got an email stating that it wasn't covered because "explosions are not considered normal wear and tear and our policy only covers normal wear and tear". (This is not the exact reply... I'm leaving out the extremely unprofessional grammar and spelling errors that they had in their email). What type of warranty only covers normal wear and tear? Isn't it usually the opposite? Anyway, when I called back, the man just kept reading from his script. I asked if they could please send someone out to look at it, since they truly have no idea if it was normal wear and tear or not. I explained that I believe they misunderstood, that it wasn't an "explosion" like in the sense that it's in multiple pieces with fire and shrapnel and holes in the walls. There was just a loud noise and then there was water leaking on the floor. He just went back to his script and said that they would not send out a technician.

    I asked to speak to a manager and he told me they were all busy talking to other customers and would have to call me back in 1 to 2 hours. Meanwhile, there is still water everywhere... I thought that if I called and talked to a person, they may be more understanding of the urgency of my claim since the online claim system makes you wait 1-2 business days. The last time I placed one online, I never heard anything back. I had to call and they ended up suggesting we use an outside contractor and then submit the claim for reimbursement - because it was coming up on a holiday weekend and they wouldn't be able to do anything in less than 5 days. Mind you, they advertise that they are "available 24/7 - because breakdowns don't happen when they're most convenient". Obviously some false advertising there. Well, that claim was a joke too. Nothing was ever fixed.

    We still have holes in our ceiling where the contractor tried to find the leak, and when it was determined that it was not coming from that specific place, he said "it must be coming from outside". We still have a leak (which is not only leaking when it rains, so it is definitely not coming from outside) and we were out of pocket $300+ just for them to put holes in our ceiling. Oh, and Select never did reimburse us... This company is a total scam. I switched to them because our last warranty company didn't have many contractors in our area, but their customer service was top notch.

    Select was cheaper and promised that they have 1,000's of contractors available in our area. I should have known that you get what you pay for. Their claims service is horrible and their customer service is just as bad. And, I just found out that they also want to charge $75 to cancel! Whatever you do, don't purchase a policy with Select Home Warranty! You will just be giving them money for nothing!

My Sister got Home Shield Warranty. They said hers was not able to fix and had rusty screws. They gave her a brand new one. I'm switching to Home Shield Warranty. Had another claim for the garage opener. It took 4 days before someone could come out. I offered my technician. They said no. Had to use yours while my garage door wouldn't come all the way down.     This is a scam - they do not believe in giving service. I had electric issues, an electrician came without any tools or even a screwdriver and left in 2 minutes. Then I get an email saying I need to wire trace it - I get it wire traced without any flaws.     Updated on 02/15/2024: We have used several home warranty companies over the years and we have had some good and bad experiences. But this experience with Select Home Warranty is probably the worst example of customer service and trying to find any reason at all to avoid paying. We used Consumer Affairs to find a home warranty company this time in hope of finding a reputable company. We decided to go with Select Home Warranty based on Consumer Affairs' recommendations.

    We had barely been with the company a month when during the Christmas holiday our stove oven went out so we opened a new claim on 27 Dec 23. Initially Select Home Warranty assigned a technician right away but then over the next week the technician never contacted us and we were unable to reach them by phone. After several follow up calls and emails with Select Home Warranty over the next few weeks because they could not get this technician or any others to respond, Select determined they could not find a technician in our area and authorized us to find my own technician. Keep in Mind this is Raleigh NC, not a rural area so this was the first sign that something was off with this company.

    Select Home Warranty emailed us an authorization on 10 Jan 24 to use our own technician and stated that we were authorized a pre-set repair limit of $100. The email also mentioned if the repair was more than $100 to call Select for authorization and in bold lettering they wrote "Failure to obtain authorization for the repair may delay processing of your payment" but there was no mention that payment may be denied. On 15 Jan 24 the technician that we found arrived at our home and diagnosed a faulty igniter in the oven and quoted $337 to replace it. We tried calling Select Home Warranty for authorization but was put on hold for several minutes. The technician said they would need to come back due to the wait and that it would cost an additional $150 more for the 2nd trip.

    Since the email authorization we received stated we were authorized $100 and if we didn't get authorization for the additional amount that the reimbursement payment may only be delayed, we felt it was okay to agree to pay for the repair while the technician was on site and avoid the additional $150 trip charge and further delays of repair. On 16 Jan 24 we submitted the paid invoice to Select Home Warranty but on 17 Jan 24 we received an email from Select with denial of payment for the repair. This was quite a surprise based on the email authorization we had received so we immediately reached out to Select and were told the reason it was denied was based on guidance in the contract not to have repairs done without authorization.

    We called and emailed several times over the next few weeks to Select Home Warranty to attempt to argue that they were aware of the claim, it had been opened for several weeks with them and they were unable to find a technician and had authorized us to use our own technician with a $100 limit. We also showed them that their email authorization only stated our reimbursement would be delayed if we didn't get the additional authorization, and that it never mentioned that it could be denied or that we should refer to the contract for any additional guidance.

    For several weeks we continued to escalate this with various Customer Service representatives and despite them acknowledging their email was worded incorrectly, they refused to change the denial and provide any reimbursement for the repair, not even the $100 that was initially authorized in the email. They basically ignored the errors of their email and used the contract to void any reimbursement.

    Considering this and that we already had to wait several weeks for the repair due to their inability to find a technician, we decided this was not a company we want to be involved with and we then asked Select Home Warranty to refund our policy so that we could go with a different company. They agreed to cancel the contract and provided a refund but only a partial pro-rated amount. This company appears to be using any opportunity to scam customers and has been one of our worst experiences. Recommend staying away from Select Home Warranty.

I continued to argue my case with Select over the next several weeks but could not get them reimburse any of the repair, even though they have acknowledged their email was incorrect. With their resistance to pay any for the repair despite their error and the fact we already had to wait several weeks due to their inability to find a technician, this was one of the worst experiences we've had with a home warranty company and have asked to refund our policy so that we can go with a different company. Very disappointing.

    I've called them on the 5th about an alarm going off on my septic tank. Today is the 8th. That's how long it took them to have the people come out. I was told, "It's about to backup into your home. It's an emergency." They called Select Home Warranty. 1 to 2 business day to know if it's approved! Been calling them all day to speak to a manager. I was then told they would put a rush on it and it would be 1 to 2 business day. That's not a rush. I will have a backup! Damage to my home. On the phone with them now and still refuses to let me speak to a manager! I told them if I end up with a backup I will call a lawyer!

    I filed a claim for my dryer with this company. After much back and forth where they continued to say they needed more information only to keep asking the same questions, they then said that they told me to find a repairman a pay for it myself and they would reimburse me when they hadn’t told me that. When I finally had enough and tried to cancel they kept ignoring my requests and repeating the same line over and over. I finally got them to understand I just wanted to cancel but then they refused to refund me the correct prorated amount. They would only refund 50% when I had over 2/3 of the contract left. I do not recommend this company to anyone at all! Horrible business that is very shady and only wants to take your money!

    I do not ever write reviews. I went out of my way to write this review because I am hoping to save at least 1 person from purchasing this home warranty. I submitted two claims, my water heater went out and my furnace motor went out. My Water heater had a small leak on the inner component and they denied my claim because they do not cover leaks but they cover water heaters and faulty components. Which I argued that the inner tub is a component and it cracked which caused the leak. They did not care. Denied the claim and would not budge.

    Weeks later it was 20 Degrees in December where I live and so we turned on the furnace to heat the house. The motor was not working properly and eventually gave up and stopped working. Being 20 degrees out the house got cold pretty quickly so I called a technician to come and replace the motor. They had the part and it was fixed and I was happy with the service they provided. I submitted my claim BEFORE I hired the technician and once I went to be reimbursed for the motor they told me all I need was a paid invoice. I sent in all the information they asked and once we got down to their review they said that because I did not use their technician and wait on them to get the job done I will not be reimbursed.

    I had two legit claims that I filed and neither of them were covered because of the language on their agreement. Long story short they look for ANY way to not pay out or fix the problem. If it was 20 degrees out and your heater went out - what would you do? They told me I should have looked at the policy before getting it fixed. LOL. Please just stay away from really any home warranty company - but especially this one.

    This company is a scam company. I had three appliances break last year. They offer a small amount as a buyout when your appliances break. They refused to fix my microwave at all. When you ask to be terminated from the contract, they do everything they can to keep you. I think everyone should be warned and it is unfair that they get a good rating. The sales pitch is great but when you actually have claims you will quickly know you have wasted your money and time. They do not work the way the sales pitches to you. Trust me customer service is horrible. You will be so disappointed when you have to make your first claim. It will go as described but oh wait until you get the what happens next. They will not repair your items or replace it. They will give you this extremely low $ amount for you to get repaired and you will only see that after you pay for the repair yourself.     I have had this warranty since 2017. I purchased the platinum coverage. Every claim I have submitted has been horrible. They can never find qualified service people. My refrigerator went out on 2/1/2024 both the refrigerator and freezer. I called to submit a claim. They escalated claim as I was trying to get a repair before all the food was lost. They couldn't get anyone until Monday February 5, so I had to throw away all food..:. $$$$ of wasted food. Monday appointment was confirmed via email and text by sears services. The appointment window was 8am-noon. No one showed up. I called Select home warranty and they said it would be 24 hours before they could escalate.

    So today is Tuesday, February 6. Again no one came or called so I called back after 12pm. The lady fills out an escalation form and says if I haven't heard back in another 24 hours to call them back. This is a ridiculous way to do business. Meanwhile I have no refrigerator and keep having to waste my time to call them to follow-up. I've never had a good experience with this company and do not recommend them.

    I have put in two different claims for microwave repair and roof repair. They denied repairing my $2000 microwave and will only give me $95 towards purchase of a new one. I requested to just come repair it, but denied my roof, I was told it's not covered after I filed a claim. Mind you under my policy I have roof coverage.     For every single claim they will take the maximum amount of time and you will have to follow up with them on everything. For my AC, I ended up using a local service and paying on my own. It took weeks for a repair to my refrigerator and most recently when my washing machine went out, and the repair company came out (they were great) and I never heard back. When I called SHW they indicated they were not repairing the machine but would pay for replacement in the amount of $175 after I submitted a receipt for the purchase of a new washing machine.

    After I submitted the receipt, they told me I would only be reimbursed $150. The new washing machine was almost $1600; I still haven't received anything from them. In the best case, the process seems to be several days to get someone to come to your house, several days for them to review and either approve or deny the recommendation and then several days to actually complete the repair (unless of course you need to order parts or they refuse the repair). Ensure that you are following up with both the repair company and SHW at every step. And don't assume that what they tell you is accurate.

    Filled a couple of claims. So this is not just based on one interaction. Used SHW for one year. First claim was for the AC blower motor. Claim was denied because you have to provide 3 years worth of professional maintenance. Second claim was for a clothes dryer that wouldn't heat. Claim was open for 4 month. SHW was to send the part once the technician provided the estimate. No part was ever sent/ordered or found. All the customer services reps keep saying that it was being researched with no resolution. Called SHW about 40 times in the 4 month process. Finally decided to ask for a refund of the service call and cancel the contract. SHW will charge you $75 to cancel. Complaint filed with The BBB.

    After having had a policy with American Home Shield for 2 years, which I almost never used, I thought it would be better to find a less expensive policy. AHS is expensive but has a quick response rate. I signed up for 3 years to lock in the best rate. The sales agent (3rd party call center) told me the policy covered hot tubs (they don't) and didn't mention a 30-day wait period before making a claim. So I made a claim for the hot tub and an AC unit. The hot tub they rejected pointing out that they don't cover above ground hot tubs (besides hotels, who has an in-ground hot tub?) But the kicker was that when I refiled the claim for the AC, they told me that it wasn't covered because I'd already filed a claim during the 30-day period. SO apparently this unit would no longer be covered.

    I filed a claim for a roof inspection and they never assigned any service provider. It took me 6 phone calls to have them process my cancellation, all the while I was incurring costs for how they pro-rated the refund. Every time I call them it took at least 10 minutes, because the customer service person had to read their script (which is only to protect them from getting sued for negligence). Finally, if you want to file a claim, you have to 1) go tot he website to request a login link, 2) go to your email to get the link, 3) go back to the customer portal to file a claim, 4) wait 2-4 days for someone to call you to "get more information about your claim" when you've already spend time filling that in, 5) and I guess you have to wait 2-4 more days for someone to contact you about coming out, which is already a week after you filed your claim.

    It is the most inefficient process there could be. I didn't even get to the last part. I don't not have any idea how this company gets a rating above 1 star. Also the person who sold me policy gave me his name and "number," saying I could call him anytime with questions. I called 5 times, left 5 messages, and he never replied. What a scam. I am now with Choice Home Warranty--fingers crossed.

    I filed a claim with Select Home warranty in November 2023. A technician was sent to my home and determined the repair cost would be just as much to replace the unit. Photos were submitted with the diagnostic report from the technician. They required a previous repair report to be submitted. I explained I didn't have that because my unit had never been repaired. They told me they could only give me $150 towards a $3000 repair. I was very dissatisfied. Then I received a call from SHW and the representative told me they would need the maintenance record for 3 years.

    I submitted that 2023, 2022, & 2021. I continued to get the run-around. I requested to speak to someone in escalations to be told that the 2023 report did not count because I submitted the claim in 2023 so I needed an invoice from 2020. So I called the company that maintained my unit for the records and submitted that. Now, the issue is still ongoing, and it's January 2024. I called back and was told that I needed the invoice from 2023. Which I've already submitted. They always claim to contact me in 1-2 business days and that never happens. I have always had to call back for an update.

    I have warranty with them for 1 years and I got left only 3 months to complete the terms. I make my 1st claim after 1 years when I got problem with my heating system. They send technician to do diagnosis after 2days of my claim and he said he will send report to warranty company and he said they will contact you about it. I didn't get any call or email about it so I called them again after 2days. They said their other department is reviewing report from technician and told me to wait for response from that department. I wait for another day. No one call or email about it. Again I need to call to find out. It's freaking cold in January almost for 1 week. They finally ask me for 3years furnace maintenance record. No one told me about it while I purchase the policy. I told them I don't have one. So they deny my claim and done. It's worse company to go with. They just want to take your money.     I purchased a contract for home warranty on 12/11/23 and paid for the full year. The salesman presented the plan very well. When asked about exclusions, the response was "very few". When asked about coverage limits, the response was "we have the best coverage in the industry". I expected any salesman to say that. Then, on 1/19/24, I submitted a request for a water heater leak. I needed someone to check the cause of the leak and take/recommend a course of action. Such a request was declined via email because water heater leaks are not covered. Sure enough, that is what my policy said. Two questions:

    1) Why aren't exclusions listed before the sale.

    1) Why did their online request system allow me to select "water heater" and "leak" since the condition is not covered?

    I attempted contacting the salesman to point this out to him. About a dozen emails and phone over a period of 4 days. No answer. In parallel, I tried connecting with someone else in sales and ask for a supervisor. The call seemed to get routed to "Customer service" every time. No one in the sales department could locate a supervisor. This company left me with a very bad impression:

    1) High pressure sales
    2) No way to contact salesman post-sale. The persons I reached in the sales department all sounded like bored people answering the phone very casually. No professionalism at all.
    3) Customer service was difficult to understand. I had to ask them to repeat almost everything they told me.
    4) Use the online interface at your risk.

    We used another home warranty company prior to moving to the area we live in now. We had to change due to that company not offering coverage in the area we currently reside. We opted for Select because some reviews were good and the overall price. We made one claim in two years and it was no place near what we previously had. They would not fully replace a microwave that was only a few years old and only would give us $75 towards the purchase of another.

    The other company we had would replace with a like product. We changed companies and we have spent a month trying to cancel. We thought we had, but the monthly charge happened again. Somehow our credit card was placed on another person's account and we have been charged for a year of another person's account. We have had to cancel our card just to keep them from charging us and this is after hours on the phone with them in attempts to get it straightened out. To this day they are begging us not to cancel and they are still giving us the runaround on getting our money back. They are fraudulent. They are trying to charge us for canceling a policy that is not ours to the tune of $75. Runaway from this company. I wish First American had coverage where we live.

    I have had a home warranty with Select for a year with no claims submitted. On 12-23-23 our dryer went out. It is now 1-20-24 with no repaired dryer. Long story short tech came out, parts were ordered. When parts came in they were missing parts. It has now been 2 more weeks and the contractor has scheduled 4 different times and has not shown up. My dryer is in pieces in my garage still broken. Was told after multiple calls to select that they only work Monday thru Friday after setting up an appointment on Saturday. This has been the worst experience with a company I have ever had. I am by no means against people having a job but the outsourcing is out of control with customer service. I have yet to speak to anyone that I could understand totally. It’s time to either refund our entire premium and deductible or repair the dryer asap.

    Worst Decision. Do not purchase from this company ANYTHING. Customer service won't speak outside of a script so if your question doesn't align, don't expect an answer. If you don't have 3 years worth of maintenance records, even for a newly purchased home, it won't be covered. If you send emails requesting assistance after a claim goes unacknowledged for a couple weeks, it will tell you to call in--where you won't get a straight answer and they will lie about having requested the maintenance records. They will not accept the inspection report stating the system was in good working order at time of purchase (a mere 4 months prior when my ordeal started-Dec. 16, 2023).

    They will not allow you to talk to anyone but the representative that answers the phone who, again, will not deviate from the script in any way, tries to talk over you, and dismisses concerns over technicians providing false (entirely made up) "diagnostics" about a continuing issue after it's "been fixed", then try to charge you ANOTHER claim/call fee for not fixing it right in the first place.

    TLDR: No communication, no solutions, will refuse to fix a claim if they can, you will be better off fixing it yourself than the time you will spend on the phone trying to get them to fix it. I have had a warranty with this company for almost 2 years now. When I first got it had one issue and that was solved very quickly and was covered. Come to find out it was a $5 part and 10 minute fix. I put in another claim ~Nov 2023 for plumbing. I had a technician out to look at it. I expected a call back from the Warranty company to get information and nothing. I call them a week later to find out that they will not go further with the claim as it is not covered in my plan.

    The only problem is I have fixed 80% of the issues myself and want them to solve the final 3 items out of the 15 issues. I ask to speak to the manager to express that there is no need for what the technician is saying as I have solved most of the issues without what the technician is saying. They told me that yes it is possible and that they would contact the technician to figure out other routes and would give me a call back. I WAIT 4 WEEKS and finally decide I am going to call them and find out what is going on. Come to find out it is now being denied because it is not "normal wear and tear". They are coming up with excuse after excuse to not fix the issue. If you have problems don't expect this warranty company to actually work with you or fix anything. In all I think I have spent 2 months waiting to get any progress on a claim and have spend close to 8 hours either on hold or talking to them in the attempt to get something fixed.

    We pre-paid 3 yrs for a policy around Sept 2023. Our first claim was on Dec 27, 2023 for our clothes washer. The technician they sent seemed very knowledgeable and confident about the repair. He said they would submit the work order to Select for approval, then order parts. Select approved in a few days. We waited 3 weeks while parts were ordered. (I found the part# on Amazon for $225 with free overnight delivery). 3 weeks later Select tells me the technician doesn’t agree to repair the washer; however, Select already sent them $335 to purchase parts. Now 4 weeks w/o washer, Select offers me $164.99 (the difference of $500 after they paid $335 for parts) towards the purchase of a new machine. So, $335 was paid out to the repair people against my claim, and now there’s only $164.99 remaining towards my washer.

    4 weeks later we’re still w/o a washer and no repairs. I’ve been on 1hr + phone calls w/ Select every day for a week trying to get resolution. I’m now on hold w/ Select on a 1-1/2hr + call waiting for further resolution on this matter. They are unreliable, undependable, and could care less about my claim. They never call me. I have to call them and sit on hold. I’ve called Select after hours and get outsource call pickup from the Philippines. Everyone I speak with in the states has a foreign accent. I’m wanting to cancel my policy and they make it very difficult. They do everything to try and keep our business. I’m done w/ these jokers. I’m moving to Liberty or Choice Warranty. Still shopping.

    We switched over from Landmark after promises that our plan covered roof leaks. We had a roof leak recently and they did not allow us to go with our roofer and we had to use theirs. The roofer that came out used a caulk gun and did not fix the leak but charged the full fee to select of what they would cover which was only $420 which was not disclosed to us. Then it rained again and it leaked even worse. We called our roofer out ASAP and they came out and fixed it. We called Select to be reimbursed for our costs and to inform of this fraudulent billing practice. They won’t reimburse us and we had to pay the $80 call fee. They said the first roofer closed the claim and nothing they could do. So we are out $80 plus the huge cost of fixing our roof leak with zero support from Select. We will be reporting them to the Better Business Bureau as well.

    What a scam!! Filed my first claim for a leaking plumbing issue, but got denied right away. Called them and filed a new claim. They send out a technician. We have to pay the technician directly and just turn around to get my leaking issue denied again. Called customer service again for over 30 minutes just to read me my policy as to why my claim was denied and keep repeating the script.     I filed a claim to have them repair my dishwasher on December 1, 2023. The tech came on the 4th of this month, collected the service fee, and said the company is going to order a part. I didn’t hear back from them and on December 22,2023, I called him back and he didn’t know the status. Today (Jan 8, 2024) I called them and the agent was telling me that they are looking for the part. I requested to cancel the policy and I was denied. After several back and forth, I was told to pay $75.00 to cancel the policy. All my statements are true and supported by evidence. Is this really a real company or scammer?

    They will take your money every month and even when you're behind a payment, they will be prompt to track you down and make sure you get back on track for your payments. However, when you have an issue, they will NOT HELP YOU. They will go through their policy and find every single word they can use against you just so they do not have to replace your appliance. While with them, I had an issue with my washer, my garbage disposal, and my water heater. Still waiting on my invoice for the washer and they refused to cover my water heater even though the issue was due to old age and wear and tear. But because the appliance's has gone way past its life expectancy, it is leaking and rusted which is expected literally for something with water but they won't cover it.     It has been 43 days since my heating system broke down and we are living without heat in these coldest months of the year. I had filed the claim on November 25th, 2023. It took them 4 days just to find a technician and give me the appointment for December 14th. That’s after 3 weeks. No Tech wants to work with them. After their Tech looked at it I patiently waited for few days to get a response but they did not call me even once, so I started calling them to check the status every other day. All they gave me was an assurance every time. In the initial few calls, I was told that they were waiting for Tech’s report. They didn’t even let me talk to the Manager, rather they hung up. Then I called their Tech. guy, Gary to check and he said he turned in the report the same day he diagnosed. SHW, what was the reason for this lie? What did they want to hide? They were taking time to make excuses and how to run away from this.

    After 2 weeks, on December 28th I called them again and literally had to fight to know the status. I don’t know how many days or weeks they would take to call or send me an email if I didn’t call them 10 times already in the past 2 weeks. They refused to give me the Tech’s diagnosis report. They wouldn’t give me any specific on what happened to the furnace. I think their policy is just to make me tired of waiting and fix the unit on my own. After that email, I called them back right away and I was assured that the Manager would call me within 3 hours. I waited and waited, no call, nothing.

    Next day, on 30th I was ready to write my online review, the Manager, Raymond called me from a different number, call went to the voice mail. I called back immediately but another agent, Alex, assured me to solve the problem and there was no need to talk to the Manager. I have saved a copy of this audio conversation. I can post it if possible. I could not trust these people anymore, so I demanded this in writing. He sent me an e-mail in a few minutes. Part of his e-mail says this “We do apologize for this delay as our dispatch department is still working on your claim. Unfortunately, our technicians are backed up at the moment. In an effort to expedite your claim you do have the option of Securing your own Service Provider to come and diagnose the issue. When using your own Service Provider to service a claim, following the instructions below will ensure your claim is reimbursed properly.”

    He told me to find my own Tech. and send an estimate for authorization. Once I pay for the repair, they will reimburse me. I followed his direction and found my own technician. The next day I had my Tech send them the diagnosis report and estimate to repair/replacement. The estimate was around $6,000, maybe higher than they were expecting. Now they started playing the same game, waste time, make me wait, tired and frustrated. I had submitted all the documents they asked for including a copy of the email and phone conversation that assured me of fixing my unit. I was waiting for their authorization, but after 3 days of waiting I had to remind them again like before. I was put on hold for more than half an hour, saying that authorization is in the process.

    At the end, they refused to cover the issue. I was then transferred to the Claims department, kept me waiting for another 10 minutes, and the phone got disconnected. If it was not covered, why did they ask me to find a technician and send the report and estimate? I am sick and tired of calling these people. If I didn’t have policy with them, I would have fixed it within a week. They made us suffer in this cold for 43 days and counting. I will file a lawsuit. I would suggest anyone to stay away with these scammers.

    I changed my home warranty to Select because their rates were so much less. There’s a reason for that; it’s 'cause they don’t do anything. I’m pushing 70 and have dealt with hundreds of companies professionally and personally and this is the second worse company I’ve ever had the unfortunate experience of dealing with. It was 113 where I live. I had family visiting including 4 young children. The AC went out upstairs. I called and they said they would locate a company and get back to me. Time went by and they never called back. It was pushing 100 degrees inside my house. I finally talked to someone and they said if I found a local company they would reimburse me but the provider had to talk to them. So I found a local company and after talking to about 5 different people I got through to someone who talked to the provider.

    I was lucky someone was willing to wait around for this. The provider told them the information they needed. I mentioned that the AC in the basement where we all were had also stopped working and they said I had to start over with a separate claim. I told them I would not file anything on that. I just needed this approved so the provider could leave. They told me what to do to get reimbursed which I did. After 2 months I never received anything so I called back. I said I wanted to end my contract with them. The guy said a reimbursement was coming and pretty much refused to let me terminate my account.

    I waited another 2 months and called again. I literally spoke to 5 people. They said the reimbursement hadn’t been sent because I didn’t complete a form they emailed me. I NEVER received an email from them. I again said I wanted to end my account and they acted like I hadn’t said anything and continued to repeat the same script again. I had to get very forceful in telling them I was not hanging up until I got a confirmation number that my account was being terminated. They charged me all these different fees which resulted in getting very little back (I did a 5 year plan and had paid upfront with the understanding I could end the contract at any time). I’ll never do that again. It took several weeks for me to get my reimbursement.

    The problem with the company is they don’t have contracts with service providers in different areas which they don’t tell you upfront. I live in Utah and they did not have a contract or agreement with any AC companies in my area. They never told me that. Instead they acted like they were looking for someone. When I started looking I found someone right away and they were out within the hour because they understood how miserable and unsafe it was to be in a house with that temperature for myself and young children. I would never use this company. I actually find it unbelievable they get any positive reviews. I spoke to someone else who had select and they had the same experience. I would give them 0 stars if I could.

After eventually getting the info, they sent a service guy out that barely speaks English. Hard to explain all the issues we have with our heater due to language barrier. He determined what was wrong and ordered a part that would take a while to arrive given Thanksgiving was that week. We go out of the country and let Select Home Warranty know that we are unavailable during that time.

    While we are gone, the subcontractor is calling us the entire time we are gone. I couldn’t call them due to time zone and limited internet/phone reception. So, Select Home Warranty never communicated our unavailability to them. After we get home, the heater is fixed briefly, and stops working properly within a week. I waited until the holidays were over to place another claim by calling. I am on hold for 10 minutes until prompted to receive a callback. No one ever called. I go online to file a claim and I get an email the next day claiming that they need more info from me to file a claim.

    I call again, and their customer service reps have accents so thick that it’s extremely hard to understand them. I gave him all of my contact info, we lose connection, and he never called me back. I call again and have to give them all of the redundant contact info that they already have on file just to verify my account.

    Again, I speak with someone who has a thick accent, and it is extremely hard to understand. I’m so frustrated, that I ask to speak with a supervisor, and of course you have to repeat your contact info just to “verify” your account before you can speak with a representative. This company is very annoying to deal with. Every time you call, you waste so much time giving them your account number, full name, address, email, phone number, and have to answer a question about filing a claim online.

    They’re such idiots to focus on “verifying” information that they already have instead of getting to the root of the issue on why the customer is calling. So, less than 30 days of getting my heater fixed AGAIN, I still have to pay a service fee. By the way, after all that hassle of getting the make and model of my heater from the first service call, they never saved that information on file. Just absolutely horrible service!
