    I had home warranty policy from Select Home Warranty, and I recently requested a service to check on my home air conditioning. I was scheduled with a technician who seems to be an independent contractor. He scheduled a visit, but two days before the visit, he called and told me that he can come earlier if I pay in cash. Since I didn’t have cash with me that day, he refused to come. He came few days later and asked me to pay upfront to look at the issue. After discussing the issue with Select Home, the technician told me that the warranty doesn’t cover some aspect of the work, but he didn’t do anything else. The worst part is that I didn’t get any support from the customer service.

    When I decided to cancel the service, they wanted to help, and took a cancellation fee of $75 when I discontinued their service. Anyone looking for a home warranty service, run away from this company as they will not give you good service, but will take more money during the cancellation process. I would give them zero star if that was an option.

    We got a contract with Select Home Warranty for 7 years. But after 1st year things got out of control. We had a Heater problem, we paid our $65 deductible and we had to pay the parts, $700. Another incident, we told them our plumbing is backing out in the house, we need somebody urgent. We waited 7 days for someone to show up, but by then we fix it ourselves. We had AC problem, they said that they only cover one AC unit. Another incident, we had our ceiling damage and we ask for a plumber urgent, they said that they are very busy, to go on our own and then send them the claim. I sent pictures, the invoice and at the end they said they didn't authorized it. I wouldn't recommend dealing with them. All the calls go to India and they just send you from one area to another and ask for so much info and nothing gets resolved at the end.

    If I could give negative stars, I would. DO NOT RECOMMEND. They are a lobster trap - easy to get in, impossible to get out. Super nice reps to sign up, terrible reps and service if you ever have to file and follow-up on a claim. Signed up in May 2023. Hot water heater died in February 2024, and it took them more than 3 weeks to find a contractor to come look at it. The first contractor repeatedly did no-call-no-shows and would lose my case in their system.

    After the 3+ weeks, numerous calls to the first contractor, and numerous calls to SHW, I was finally re-assigned to a new contractor who came out that same day. The new contractor stated everyone hates working with SHW because they don't pay, they have a terrible system, and he only took the call because SHW begged them over several phone calls. Contractor diagnosed the issue, and SHW refused to cover the cost of repairs. So I came out of pocket for it (over $750). Cancelled my policy, the refund check was for less than what they told me. I called them 4 times, no resolution each time, got hung up on twice with no call backs. I'll never get the money they owe me, which really sucks because that money makes a big difference for my family. Incredibly unprofessional in all the interactions I've had with them. So incredibly frustrated, angry, and disappointed. PLEASE spend your hard-earned money elsewhere.

    This company is a total scam. Thousands of negative reviews should alert you to stay away. Check out Better Business Bureau (BBB) on them.. I have dealt with them several times and each time they scammed me. They find multiple ways to decline your claim. Once our refrigerator ice maker broke. They told me the warranty does not cover the ice maker. Charged me additional $120 to cover the repair. Another the oven in our GE microwave/oven needed a board replacement. They told me the oven is worth $150 now and not worth fixing. So, they gave me $150 and said do whatever you like. I paid out of pocket to fix the oven. A two months later the microwave broke and it was not covered because they had already paid $150 for the price of the unit.

    Our indoor AC Split unit suddenly stopped working. They sent a technician to diagnose, which incorrectly diagnosed the problem being the board (their technicians are third rate). I had to spend more money to have a knowledgeable technician who found the problem. Turns out the rats chewed the communication cables and the boards were fine. The unit is 3 years old and still under warranty. So, SHW immediately denied the claim because the unit is under warranty still. They did not pay a dime for anything. They do not even have the courtesy of following through with a claim. Especially when claim is denied. So, you just sit there hoping SHW will contact you. We were out of AC for 1 0 days waiting for the technician to come back.

    Finally, on a hunch, I called SHW and that is when I found out claim was denied. I called them to cancel the plan (I made the mistake and bought 6-year plan). Paid almost $2100 hard-earned money for the contract. They told me I have used 3 years of the plan and charged me $1.65 (undiscounted amount) per day PLUS they added $600 for total repairs paid in 3 years. Do the math! I would end up paying them $400 to cancel the policy. So, the agent told me to just let the contract expire. So pathetic!

    Bottom line, SHW looks for ways to get out of paying the claim. They are not there to help consumer and offer a viable service/product. When you call them, you talk to someone in New Delhi, India with the sounds of chicken and roosters in the background and the rep immediately looks to find ways to decline your claim.

    Here is how I figured this company. They are hoping your products are under warranty so they can flat out deny the claim. OR the appliances are out of warranty and they give you a low-ball estimate of your appliances and pay you far less than your appliance is worth to get out of having a technician fixing it.. The sad part is they show up with 9.8/10 on Google search compare to others. Can imagine how pathetic the others are if SHW is number one or two. I can only imagine how fake that rating is based on ways and how much they are paying to purchase those high ratings just to find more fools to purchase contracts with them. PLEASE do not waste your money with them. Buy additional coverage for $150-$200annually from your Home Owners Insurance, if you have one. It is far better insurance. Good luck to you with SHW because you will need it.

    This is by far the worst home warranty company I've ever dealt with. Have their top of the line plan, with roof coverage. They are telling me that they only cover the roof over ROOMS of the house! The garage is pouring water when it rains but that's not covered! Don't waste your time with this company, too many legit good ones to choose from! They replied to my claim by telling me that plumbing isn't covered outside the home....it's a roof leak, and there is zero plumbing involved! Even called to verify they were understanding, no matter... Roof has to be over a room.

    Let's say what they tell you on phone while selling you the policy is way different on what you get when you submit a claim. Will give you couple of examples. 1) When I signed up for their policy, their rep mentioned that they will fix it (NO QUESTIONS Asked) as long as it is after the "waiting period" of 30 days and you pay the service call (Total Lies). 2) I had their policy for almost a year with no claims. Air condition blowing warm air, called and scheduled appointment, technician shows up hours late (after I made multiple calls to see where he is at). 3) He diagnosed the air condition and mention need Freon and capacitor but he can't replace it since need SHW approvals and he will submit report today for approvals. 4) Took me approx. 7-10 calls and week in delay getting the report. And here comes the fun.

    5) They need service receipts, records and you first child, your kidney along with many others.... They waiting for you to say they you do not have any of their requests so that they can deny your claim. They offer you $150.00 that you can not collect but will go against repair bill. Didn't mentioned they will not provide repair themselves, I (consumer) have to hire someone to fix the unit, pay them, then submit bill (hoping that i get $150.00) back in 6-12 wks and they tell you to go read their policy documents. How a bout listening to the call with your rep that sold the policy. 6) The $150.00 applies to roof, siding...etc.

    7) You will have to pay for Freon in adding to the service call, they do not deduct the service fee from Freon cost. 8) If you have name brand appliance, they wanted you to pay the service fee at the time of call, regardless when you are getting the appliance fix, if you discuss with them, they will cancel your appointments and you have to start over.

    Wouldn't recommend to my worst enemy. Our plumbing stopped up and sewage started backing up into our basement. They left us high and dry in an uninhabitable home. I'm 9 months pregnant and living in a hotel at my own expense because they decided to wait a few days to send someone out - as if plumbers with weekend hours don't exist. I could go into labor any day now and have no home to return to with a newborn because it's flooded with literal crap and this company won't help us. If you value your health or your children's lives, don't ever give this company a dime. They'll leave you to pee in your backyard like a dog and shower with your garden hose rather than send someone on a weekend.

    Select Home Warranty is great until you put your first claim and then you find out their sevice is a joke, actually there is no service, you almost have to pay for all the repair cost on top of a flat claim fee. I found this out after paying them for 18 months with not even one service claim and when after 18 months, I put my first claim (and it was for a very simple and cheap repair) they told me they just pay for parts (that was less than $ 10 and I have to pay for labor cost $175).

    Select Home Warranty operates on the model of taking your money while providing as little value as possible. They will attempt to get out of every repair, they will use cheap, unresponsive contractors, their staff is trained to try and keep you locked into your policy, and they will back it all up with offshore support. I've had a policy for 4+ years and I can't think of any claims that either weren't flat-out denied or weren't a complete struggle.

    I bought a couple years of Select Home Warranty with hopes it would help me with any upcoming issues that could arise with my condo. First, after I bought the policy I had to spend a large amount of time just getting the contracts from SHW - they would not send me the documents over the phone or email. I eventually got access to the online portal to get the policy documents. In the policy, it says it will pay certain amounts for broken plumbing, HVAC, appliances, etc. A couple weeks ago, my hot water heater failed. By the details of the policy, SHW should pay at least $500 for replacement. They sent out a technician, costing $65, and said I needed a new one. I then spent over a week tracking the company down to process the repair, all while my tenant had no hot water. After a week, SHW came back saying they would pay $200 for a new hot water heater, which costs $2500.

    It turns out there is a line in the policy saying that they can pay less than the price they list if it is more than the "depreciated value" of the appliance. Of course, they determine what the value of your appliance is. In the end, I am receiving a net of $135 for a hot water heater that costs 20 times that much, and they delayed the installation of a new hot water heater by over a week. Do not purchase a warranty from this company, they will find loopholes to not pay out money promised in the contracts and only delay your repair projects. It is a deceptive business practice and you will not get paid what you are promised.

    Select Home Warranty either cannot get a technician out to you or denies the claim. I have had the plan for several years (paid in full; which was a mistake). During the past few years, I have had five claims, which resulted in two technician no shows, two denials, and one resolution where I had to pay more than my contracted service fee for the repair. Customer Service staff is very polite and apologetic; however, they do not resolve the issues. They “will try to call the technician” when they do not show up for an appointment but usually, “cannot reach them.” Not surprising, I couldn’t either. You are then told they will get another technician; which doesn’t happen.

    You are left waiting until you finally receive an email stating, your claim is still open and will be closed if Select do not hear from you to discuss the claim within five to seven days. Once you call, the process starts all over again. Then, at no fault of your own, the claim is closed and you still have not seen or heard from a technician or customer service. When you request to speak with management, you're told the manager will call within an hour, that doesn’t happen either. A big loss for what is supposed to give you security.

    Since March I have a claim that was described by the tech on site. Select changed his wording so they would not have to pay. Then I had a dishwasher claim and the tech explained the issue so Select has stated it will not pay for labor. Only parts. Now I have claim for my dishwasher and it has been 2 weeks and no has called me about anyone coming out to check it. I have read their contract and nowhere does it state labor is or not covered. The AC unit I can’t find anywhere in contract that the expansion valve is or not covered. I have called numerous times and was promised things like the labor would be covered for the washer. I have tried to cancel but they won’t cancel. Even the contract says I could. They can never speak English putting us in such a position that is not acceptable. DO NOT DO business with these crooks. STAY AWAY.

    Select Home Warranty does not cover most of the equipment nor emergency. The policy document is creatively written to avoid most of the costs when one submits a claim. The policy covers some electrical parts which are low cost and rest fix and equipment is to be paid by the customers. My neighbors and friends have better experience with American Shield Home Warranty OR I would prefer local contractors or direct support from suppliers such as PSEG.

    Very very upset!!!! I have called over and over and over again for my shower issue and all I get is runarounds. I’m not a basketball. I’m not satisfied with the customer service. I can’t even talk to a supervisor. They won’t do anything other than say they will "escalate". 2 weeks now. They keep saying they will escalate!!! Is this what I’m paying for? To just have to spend my time calling and calling and get no help?

    Poor customer service. They don't care for the customer and are all outsourced. They sent a roof contractor to my house that was afraid of heights and wouldn't get on the roof. Looked like he was on some kind of substance. That is the quality of the contractors they get for you. And they only give you bare minimum to replace many items. And be ready to wait 3-5 days for an HVAC Tech to come out if it fails in the summer. And you better have 3 years of "annual inspections" or you will get little to no reimbursement. READ ALL THE SMALL PRINT. You might break even if lucky but with lots of headache. Not recommended at all.

    I paid over $2000 for a home warranty with Select Home Warranty. My washer broke, they sent a tech out who tried to repair it. He came out several times and was not able to repair it due to parts no longer available. Select told me there was nothing they could do because the washer was too old and parts are no longer available. They said there was no value to it so I had to buy a new washing machine after 3 weeks of arguing with them about it. Then a year later my hvac broke and they said they would not replace it because it was a Freon issue and they don’t cover that. The motor also burned up and I have to pay out of pocket almost $7000 for a new hvac. This warranty is a joke and a waste of money.

    Horrible service! I paid for a Platinum plan with additional options. When I called about a leak somewhere in my pool, without even a service visit I got an email saying it was determined that I had a leak in my equipment and I wasn't covered. The email then said "The next step would be to contact the technician assigned to complete the repair." but no information on who that was! Then it said "Should you have any questions please call 855-267-3532 prompt 5." Well there is no option to choose prompt 5! Okay, so I try to speak to a representative and there's a minimum 10 minute wait so I called later and the same message but I was given an option to keep my place in line and receive a call back. Well six hours later and no call back. The quality of service is shameful from no visit to wrong information to no return call!!!

    Select Warranty is a scam. Don't be fooled by their ads. Our oven went out and the control panel was warped and hard to read. Plus the knobs popped off. They did not respond to our claim at first. Then told me they would not send out a serviceman and that I should hire my own but that I must get their approval before he could do any repairs. I filed my claim on May 17. After requesting more and more information, estimated cost of repair, diagnoses, and pictures, they denied my claim today June 25 - more than a month later. Again, don't waste your money or your time dealing with them. Their motto must be delay, delay, delay, then deny. I have filed previous claims and the response was equally completely unsatisfactory as well.

    After speaking with the sales rep on the phone we decided to go with Select Home Warranty. The salesman promises the world only to have a lot of what they said to be more on the shady side. This is covered that is covered it can be replaced if broken. Only to find out it is not the whole truth. Buyer beware. A repair even has it limitations with this so-called warranty.

    Called to report a 5/20 Washer, Tech called and never showed up. Call #Warranty to let them know what happened. They reached out to Tech gave excuses rescheduled and the tech never showed. I called the warranty company again they wanted to contact the same company. I asked him for another company. They still did not refer me to another company and still gave me the same company I was willing to work with them and he still didn’t show up again! I called Select Home Warranty company again to let them know that the product was not fixed. The tech never came out. For the fourth time. Now it is three weeks later nothing has been done. The tech never showed up. The Warranty company was still saying the same thing to work with this company and they have no control over their service providers. They still didn’t give me another provider. They’re still wanted me to work with the same RC home maintenance company..

    Customer service reps repeat the same information over and over again there’s somewhere in a foreign country. Now knows how to deal with real issues they are Following a script each time and repeating the same thing with no resolutions. This company has a rip off for $40 a month. Don’t waste your money go somewhere else. They don’t understand the process when a tech does not show up, they don’t have alternatives. They don’t know what to do. And there’s no results you just have no results. You just have a broken product and paying for nothing. Customer service rep says the same thing even the supervisors, no one is able to help you Properly. Everyone there Has the same script, absolutely terrible waste. Don’t waste your money. Find a home warranty company to work with.

    I would leave zero stars if I could. Having SHW is like having no insurance at all. Every time I have a claim these guys find a way to slither out of it. Everyone I talk to is in India and I can barely understand them. Don't waste your money!

    We purchased what we thought was an excellent home warranty for 5 years due to the great discount for multiple years. ($1655 for 5 yr). We had a claim for our refrigerator and we were told, "We will not replace it but give you $250 for a new one during the 2nd year of the warranty," we refused and bought a new refrigerator. The 3rd year this year our septic tank pump went out. After 48hrs Select sent a Contractor (nice guy but not a plumber) who is a licensed contractor for roofing not plumbing to come and take pictures of the septic pump. He came with his cellphone only with no tools or experience to remove the lid and pipes. He could not take the picture because he didn’t know how to remove the pipes to get to the pump.

    Select did not contact us but we contacted them after 72hrs (the allotted time for a response from Select) just to be told that they are waiting for the pictures from the Contractor (Roofer) and he will come back to take pictures. We waited another 5 days and called Select about the matter in which they stated they are sending the vetted Contractor (Roofer) out again. We strongly refused and asked for a plumber to be sent out. Select strayed they are searching for a licensed technician. We called again the next day and Select is still searching for a licensed technician. We had a lengthy conversation and concluded we would cancel the contract since we were told that we would have to endure the same 5 day process for a new Contractor to come out. We were told by Select all the fees for the contract and there of course would be no refund of anything. The Customer Service Department went through all these discounts and so on to tell us they were the best warranty company in the business.

    We did not have this kind of frustration and agony with American Home Shield Warranty Service who we used for many years. We work hard for our way of life and only want to be treated with respect and others to honor their contracts without these hidden or undisclosed terms, fees, processes. We are tired of the overpriced good and services with poor customer service and the quality rendered that is outsourced to people who can’t speak the English language clearly to understand what is being communicated to them and we as customers can’t understand what they are trying to communicate to us. We counted this contract as a loss and will not continue to pour money into these companies anymore. We are searching out the mom and pop businesses who still care about people and integrity.

    I miss the days where companies cared about the integrity of the product, services and customer experience. I don’t mind paying for quality but I do mind companies who mislead customers in the terms, products and services offered pretending to offer something worthwhile while its total worth is worthless. May all of you who strive to achieve wealth and success by dishonest methods, standards and immoral practices not enjoy the gains you achieve.

    Pathetic company policy and service. Don’t fall into their trap of “cheapest fee”.. with cheapest claim fee you get cheapest resolution. 1. For dishwasher fox they gave me 95$. With 65$ service fee that’s 30$??? 2. For Kitchenaid refrigerator fox they gave me 155$. So with 65$ service fee that's like getting 80$ for 5k$ fridge replacement??? How???

    I was lied to and they completely fraudulently misrepresented their terms. Stated can cancel at anytime and only terms of cancellation are days on plan minus $75.00 service fee. This was a lie. Can only cancel 30 days after purchase, and if any service fee is deducted. The service was horrific. Took about a month for a technician to come out. Worthy to not in this year alone there are over 1900 complaints filed by the better business bureau against Select Home Warranty. What I have learned for many their experience is select when something broke down they provided excuses to not fix the appliance. When I complained they stated the contract which is in direct opposition to what I was told by the salesperson in signing up. so anyone who complains is told the contract gives them permission to defraud the customer.

    I had one issue which was my pool pump went out. They set me up with a company, but it would have been weeks before they could get the problem fixed. Weeks without a pump in the summer which also happened to be during my son's 5th birthday pool party would not work. Especially in Phoenix the pool would have turned green with algae by then.

    I called the company that cleans my pool and they had the problem fixed within a couple days. Select Home Warranty refused to reimburse me anything for the pump. If you want to wait forever to get your A/C fixed in the summer, furnace in the winter etc., then maybe they might work for t you. The last home warranty I had at least offered to reimburse me for using another service if they could not do it in a timely manner. Not to mention customer service is extremely rude. Even when they called to try to get me to extend and I said no because I had a bad experience with them, they just hung up on me. Did not even ask me what happened or if there was anything they could do to make me stay. Clearly do not care about their customers.

    Biggest scam of a company. They don’t provide you with a technician that they are supposed to, they kept giving me a run around until I went ahead and got one myself, and after you get one and get the estimate approved by them, they tell you the serviced was not approved and they won’t pay. Please save your money and the hassle.

    A little part of My built in Wolf Microwave was broken, Select Home Warranty required me prove of replacement which is over 2k and send me a check of $95 instead of send someone to replace the part. Select Home warranty NEVER pay, this is my 3rd times making a claim and never get pay. They always have some ridiculous nonsense reason not to pay and people who answer the phone have super strong accent, I need them repeat many times in order for me to understand what they saying. I get stuck because I paid 7 year service in full. ***STAY AWAY FROM THIS COMPANY***

    Stay far away from this company. They advertise as one of the best warranty in USA but it’s all fake. My hot water tank stopped working on 6/1/24. They told me they will send a technician out to look at it. A week go by and no one showed up then they told me I can go ahead and get my own technician. I called three company. They came out, give me an estimate. From $4100-4600 to replace both tanks. I sent them the estimate. And the end of the following day they send me email saying they will only cover $200.

    I had a leak under my kitchen sink. I submitted a claim but it was on a Friday so it took until Monday to get a plumber out. They quickly saw the problem and left to get new washers. I received a call back from them saying Select would not cover their labor. I was left with open pipes and an unusable kitchen sink. I called Select and had to wait over 15 minutes to get a live person. She talked so fast and her English was not understandable. But I gleamed that they only cover the diagnosis and parts. Mind you I already paid the plumber $75. Now I have to pay $175 more just to be able to use my kitchen sink. What a rip off!! Would never recommend Select.

    After going through good reviews and recommendations, we opted for SELECT Home Warranty recently. However, it failed to deliver the expectations of timely response and attention for the AC repair Claim. It's almost 6+ weeks and we are still not getting proper resolution and ETA. Considering TEXAS heat, it is very difficult to manage during the hot summer days without AC. Being one of the largest Home warranty company SELECT is not able to get the part replacement and not able to provide timely updates.

    Very disappointed and frustrated based on the current status and hoping that Sr leadership and Sales teams would be able to review this case on priority so as to expedite the resolution. Almost every other day we need to follow up and check the status of Claim since there is no update based on multiple follow up calls. I would not recommend this to other customers and also I would need to look for alternate options since it fails to deliver the expectations of a customer.

    I submit a claim on 5/21/24 about bathtub faucet broken. They sent a plumber with inactive CA License to me. I request a Licensed Plumber for safety reason. I didn't heard any information in a week. I had to call them, they said they will give me a response in 1-2 business day. Does that mean they don't have qualified plumber? Three weeks passed, my claim doesn't solved.

    This company is a scam and their plans are fraudulent. I paid for the top plan and when my air conditioning broke down, which was the capacitor and compressor which is covered in their plans. They keep denying coverage not to mention all calls, go to India. Not the United States. This company's Is bonkers and employees should be put in prison. My next step is to contact the Better Business Bureau and find out if they offer legal. So I can shoot them not only for the plan that I paid for but also.

    Damages that have occurred due to living in Arizona. Where the temperature is now a 114° and the inside of my house is 101° and it's been that way for 30 days due to them denying my claim first, they asked for an estimate which I got them from a professional air conditioning company, then they denied that. I had to call back and then they ask for maintenance records which I gave them and they deny that this company is so disgusting. I am fed up and I wish this on no one. Do not use this company.

    Do not use. I did a great amount of research before choosing Select. Unfortunately, it seems they have stacked many false reviews that are misleading to their clients. I have multiple properties, all with their own Select Home Warranty profile. With each call I make across all property claims, they find reasons to dismiss my issues. My most recent issue is a claim from Feb that was approved for a $500 payment from Select. 5 months later, they kept escalating the case to get me the funds that were approved by them through the policy for the job completed and paid for. Your money is better spent somewhere else. Your time is even better spent on anything else. Do not take this path!

    7-year-old refrigerator that originally cost $3500. They are only giving us $225 to replace the refrigerator or repair the ice maker. You have a $100 deductible and that is with their premium plan. So you pay $100 to the repair guy to find out the cost, you pay $50-100 to remove the fridge and they only give you $225. So at the end of the day you only get $25. If you read the fine print they only give you up to $500 to replace a lot of the appliances and that $500 depreciates for every year. But they don’t tell you that when you buy the plan. Even the repair guy said to avoid Select.

    I have had Select for a few years now and every time I need to use my warranty it's like jumping through hoops. My air has been out since June 2nd, put in the claim on June 3rd, with no resolution,,, the technician came out on the 7th, went in the attic diagnosed and took pictures....do you know Select sent me an email asking for pictures. I said what pay the 75.00 Service Fee for if the the tech who dx it took pictures and did not send to them. I have called everyday 2- 3 times on some days, diff answer everytime. Bad Part About all this Is CONSUMERS are the ones Suffering when we need to get something done that we pay years and use but we have to it's a pain to get it done.

    From start to finish I hated dealing with SHW. First, they input my address incorrectly. It took weeks for anyone to fix it. We attempted 2 different claims which they somehow made into 3 to get more $$$ out of us. All claims were denied - there’s always a loophole. I finally had enough and called to cancel — I kid you not, I spent over half an hour on the phone being redirected then when finally connected to the “right department”, after trying to be convinced already to stay, the person I dealt with held me hostage FOREVER to continue to “convince” me to stay. He even had the nerve to mention my baby and “would I want him in the house if something went wrong”….what?! Every time I said no, this person harassed me relentlessly. I was kind the entire time but finally snapped when he tried to tell me there was a cancelation fee. Don’t bother asking for a supervisor, they’re apparently doubling as the “escalations department” too, so everyone’s a supervisor! Such a ridiculous experience, stay far far away.

    Select bent itself into a pretzel to not cover my AC unit failure. I filed a claim. I paid the $75 and a tech came out and told me the evaporator coil on my system needed to be replaced. After 3 days in the Texas heat. I received an email. The email declined my claim. I thought surely this was a mistake and called follow up. The rep told me my claim was denied because of a Freon leak and they don’t cover Freon. I said well the failed part caused the leak, not the freon. After 15 minutes of apologies, she said she could help me, but couldn’t help me. So I asked to speak to supervisor. Surprise, the supervisor said the same thing. Because the Freon leaked - the part wasn’t covered. Circular logic at its best.

    This company is a SCAM. Nothing but con artists. They have a reputation for cancelling coverage and denying claims. You have been warned by a Real Estate Broker who has 30 years of experience working with Home Warranty Companies. They are cheap because they are a bait and switch. The online reviews are SCRUBBED and positive reviews are paid for. You know when WIlliam Shatner is promoting them it goes to prove WS is broke and desperate.     Select Home Warranty Company is the 2nd WORST Warranty company ever! We finally canceled and if though it's time for our renewal they CHARGED US A $75 CANCELATION FEE!! This company isn't worth the monthly payment. In the past they sent out the ONLY technician they had to fix our oven. The man came out, I paid the service charge and the guy took a wire brush to a coil and called it good. I ended up buying a toaster oven. We had a ac system fail and they couldn't contact any technicians after they told me they would send the claim to the escalation department because of my disability and needing air as soon as possible. I finally had to call the Warranty company and ask for the names of the technicians they were trying to get. I then called myself!! I had to do the warranty company's job. They only had 2 that would work with this Warranty company and the one that came out... shady shady!!

    He said our unit was ALL broken...Warranty company refused to replace because we couldn't hand them 3 years of proof of yearly maintenance. They want 3 years of maintenance on all your equipment.. SO if you have a system that needs replaced you are out of luck unless you have spent additional money every year on a service visit for each of your covered items. Good luck with that. Oh and the repairman that said the whole AC was broken.. then why did he offer to fix the compressor so "that your ac will work and you will be ok". If you want to pour money down the drain select.. Select Home warranty. If you want real help. Go to the many warranty options out there that don't require this or that and will truly fix or replace your items. We would give 0 stars if we could

    I purchased 13 months of select home warranty “platinum” in May 2023. I never filed any claims until April 2024 when I noticed my water heater tank was rusted on the bottom and a small leak developed. I submitted a claim with select home warranty and received a response the next day saying to check the contract and that they do not cover leaks. I read over the contract that I did not sign, ALSO, it was emailed to me after paying $500 for the warranty and I never agreed to their shady way of coverage, since the salesperson verbally stated that they cover “everything”.

    The contract specifies that 6.2.7. Water Heater. This Agreement covers all modules, components and parts of the water heater necessary to the functionality of the water heater. (i)Control board (ii) thermostats (iii) gas valves (iv) burner assembly(v) heating elements(vi)pressure switches(vii)thermocouple(viii)ignition module(ix) and igniter Excluded:solar or tankless water heating systems, leaks and pumps.

    I called select home warranty to explain that I am not claiming any damage that a leak had done, but that that tank had a hole and needed to be replaced. The Indian lady on the phone kept repeating herself that select home warranty does not cover leaks, telling me to look at the contract and tried to get me to end the call. I kept explaining that the tank has a hole and that the water heater is not fully functional with a hole in the tank and asked to speak with a supervisor. I was denied several times and eventually after an hour she transferred me to a “supervisor” but hung up. I submitted a second claim and it too was denied. I paid $800 for a new water heater and $420 for a plumber to install. Select Home Warranty is a scam.

    Select Home Warranty is the worst home warranty program that I’ve dealt with. Their customer service is truly terrible. I was made to find and pay for my own technician to come out and write a diagnostic report which I then had to submit to SHW. (I was not reimbursed for this report.) The claim was then denied, stating that they do not cover leaks for water heaters. The report clearly stated that there was not a leak, the report was reviewed incorrectly. After more back and forth with their delightful customer service, they admitted their mistake and said they would reimburse me $175 dollars for the replacement of my water heater as that was the determined depreciated value of the unit. Why have a warranty?

    After this experience, I called to try and cancel my current policy, which they argued with me to stay. After some time, they said if I cancel with them, then they will not send my reimbursement check. Apparently that takes them over a month to send out. So now I’m stuck with them for another month until I receive my check in the mail. The absolute worst home warranty program ever. I would not recommend to anyone.

    I just submitted my first claim and the contractor assigned to deal with issue didn’t show up, signed an invoice that stated, “No Answer” and didn’t respond when I contacted them. SHW didn’t help either. Customer Service said I’d need to wait and see if Sears shows up to complete the repair even though the ticket was closed. Disappointed I made this purchase.

    I think this company is the biggest scam. I contacted them the first time for my 9 year old Thermador stove as the spark module was not working for 3 burners (Claim #: **). The repair guy came in after 1 week, checked and told me that he needs to order some spark modules. Next thing I see an e-mail from Select Home Warranty offering me $150 for fixing the stuff my self. I am surprised and baffled with this e-mail. Just to get the technician, I paid $75. I called several times and want to talk to the manager and no one called back. Now I need my money back and they are giving me the run around. I strongly recommend not to deal with them.

    You guys are the worst home warranty company on planet Earth. My wife and I brought our home in November 2022 and we purchased your service to give us peace of mind because the reviews seem good. It is 2 years in on a 5 year plan and this is the first time we are using your service because our refrigerator went out. We called the company you gave us to set up an appointment to get this fixed and they gave us an appointment a week out. We lost hundreds and hundreds of dollars of food and have medication that also need to be refrigerated. Not only did we lose massive amount of food we been living out of a cooler for the last week buying ice every day.

    The company that you gave us have no sense of urgency and scheduled out appointment for today, Monday, June 3 for a morning appointment and NO one is yet to show nor communicated with us to let us know what time they are coming. I will recommend to everyone under the sun not to use your services and by the way I am missing work because of our appointment that no one is yet to show. I will post this all over Facebook, Instagram and Google to warn people about choosing you!

    Buyer BEWARE! This warranty company is a SCAM! We needed a water heater replaced due to a leak, and igniter not staying lit. After having a tech come out and paying the service fee, the charge to replace was $2300. All acceptable and expected. What wasn't acceptable or expected is the $180 Select Home Warranty is giving me to help pay for it. Not only that, but they seem to keep misplacing my emails with the invoice attached, delaying any compensation. So basically, if you have an item break on you, you will only get, what they claim, is the market value of the broken item. If your water heater is 15 years old, and needs to be replaced, you will get the market value for a 15 year old water heater. Look elsewhere for home warranty coverage.

Butchered my email address 3 times, never received copy of policy by mail or email. 2 claims were never resolved in 2023 due to SHW not being able to find contractors to do the work!!!! Another claim denied because customer service misunderstood the repair need. I went with another company with all operations based in US including customer service.     Don't buy it. Our claim was denied twice. First it was denied because they said it was a slab leak. Then when the plumber showed them it was a wall leak they denied it again still stating it was a slab leak. I was on the phone with them for five weeks. Each time they would say they are going to review it and get back with me. They never got back with me. I would call each week and get the same response. Then they wanted to charge me $75 to cancel. I have turned them in the BBB.

    Read any contract they offer you thoroughly. There are limits to the coverages and coverage does not include labor, you will pay that out of pocket. In addition, in my experience they don't use licensed contractors, rather a handyman.

    They are scam. They auger code good promise when I purchase warranty from them. They discontinued the premium if you buy more years in advance. I purchased 6 years contract. My first claim was 2 years later. They said no company available for my electric issue and asked me to hire my own and pay him direct and they will reimburse. Waited over 2 weeks and they keep forget why I call. Be aware. They sound not based in America. You call day and night, they are good in responding. But not good in their promises.

    Updated on 06/19/2024: 5/30/2024 update: Got a call today from James ** at their executive customer relation department who doesn't seem to have read my complaint and it's obvious to me that he has an attitude. He started to raise his voice to me during the call, I had to ask him to calm down a couple of times; he kept asking me to show proof in his high voice, which by the way, his company failed to send. Unbelievable!

    6/19/2024 update: Since May 30, 2024, BBB has coordinated rounds of communications with this company. Repeatedly, they stuck to the same story that I have never been sold to any riders; they ignored documentations I provided and refuse to take any responsibilities for their employee’s dishonest and unethical behaviors. They refused repeatedly to investigate this unethical practice within their sales organization. So it begs the question of why NOT? Rather, they quickly dismissed customer side of the story and try to sweep their bad, unethical practice under the carpet! Speaking from my experience, the company doesn’t seem to operate ethically, fairly, and honestly nor has the desire to fix issues along those lines. Good luck if you choose this company or take reviews you see here with your own judgment when making final decisions.

    Original Review: Select Home Warranty is the worst company with which I have had a home warranty policy. They aggressively promoted some optional coverage riders to the customer, took the payment and then when you need the coverage, they deny you have paid for such rider and refuse to provide service commitment.     RUN - The first report was back in March, 2023. The oven doesn't heat. Select Home Warranty has sent 3 different technicians out to look at my stove. First technician declined the ticket (paid my service fee of $175). Second technician came out, did not submit a report. Third technician came out, diagnosed the problem - located the necessary part. Select home warranty agreed to pay $234 toward the part, but wanted me to pay the labor costs of $325. When I called to check the status (after agreeing to pay labor) the technician informed me Select Home Warranty had re-assigned to yet another technician ((making this the 4th) and he wouldn't be doing the work.

    I put in several calls to the Customer Care number only to be told someone would get back to me in 24-48 hours. As of today, I have received no call backs. Then they sent me an email wanting pictures of my unit. I complied on July 11, 2023. Still nothing from the warranty company nor a technician. I had to replace my stove. Select is still billing my credit card for service I am not nor did I ever get. I requested cancelled in September 2023 via email. They will not refund my fees but have the audacity to ask for a $75 cancellation fee. Can you say SCAM!!!

    This is a joke. I wish they let you post actual reviews on their website because their service is terrible. Call center is outsourced in India so you can barely understand those you submit a claim to. I have submitted 2 claims and it has not been covered with a $65 service fee for someone to just come out and look at the issue. One issue was just a leaking pipe under my bathtub that would need to be replaced. I thought for sure it would be covered but my claim was denied because "it was outside my house" when it is right under the bathtub and when I tried to cancel they made it even more difficult to cancel my account with them. They said "trust us, we promise we will do better next time. You can pay out of pocket to fix the repair and we will cover the fixed part with our claim if it ever breaks again"

    SO...pay your $440 in home warranty to go and pay $700 for a plumbing company to actually fix the problem so that you can say you will cover it if it breaks again? I was able to luckily cancel my service with them that same day. It took 45 minutes on the phone to do so but I am so happy I do not have to deal with them again.

    BUYER BEWARE! THIS COMPANY IS A SCAM! I do a lot of reviews. If you've never read any of my reviews or taken any of my advice, this is the one to read this is the advice to take. This company is an absolute scam and a fraud! I paid for a four-year warranty in advance and was never reimbursed for a single claim. It didn't make any difference if it was small, medium, or large... There is a section somewhere in the contract that will tell you they don't reimburse for your specific problem. They were never able to send a technician out requesting me to find my own and get approval, which I did every single time. Even after getting the approval to have the work done they refused to reimburse. It's an endless loop of non-english speaking, unempathetic people.

    This FINAL TIME, I called because I had water underneath of my air conditioning unit in 90° Louisiana heat, my exact words were my air conditioning has a leak. They sent me an email saying that I had a condensation leak, mind you without any diagnosis, and told me it was not covered and sent me the statute in my claim information as to where they say they don't cover condensation leaks.

    With no other option but to repair it out of pocket, and as usual, on my own, I brought out a technician he found that I had hairline crack in my drip pan and I paid my $600. I sent the receipt in the information to Select Home, they further to tell me #1, I brought in a technician without their approval, #2, I told them I had a leak so they were not going to reimburse me because I lied by saying there was a leak when I called in with my claim. When I see water underneath of my air conditioning unit I consider that a leak. I'm not a repair person what would you call water underneath of your unit? This is just one of the many horrible experiences I've had with this company. This was just the straw that broke the camel's back. Please, PLEASE save your money. Go somewhere else for your home warranty, do your research, these people are not out there to help you!

    I opened a policy with Select Home Warranty after my first problem in my house; they did not fix my appliances. Many times, you have things go wrong in your home and they don't come in singles but in doubles, and sometimes even more. This is one of those things my dishwasher broke, and my dryer also stated making weird noises so I call Select Home Warranty and they answer in the Philippines, and first they said they were going to look for a technician, which took about two weeks, before they send me an Email and told me to look for a technician on my own which I did I called many techs and everybody told me to call someone else.

    When I finally found one, they denied my claim and told me that I could not get my problems solved through them, but I had another thing that they could fix. If they can't fix this; how can they fix another item? When I asked them to cancel my policy, they told me I must pay them 71dollar to cancel my policy. Is this theft or what?

    My a/c stopped cooling. I called Select to file a claim. I called on May 17, no one came out until 5/20. The tech found out the coil needed replacing and was causing Freon to leak. He made select aware of the problem. Select denied my claim. Stated they don't cover Freon leaks. I tried to reason with them and make them realize that the tech said the coil was the cause of the Freon leak and needed replacing but the only answer I got was that the policy does not cover Freon leaks. They refused to acknowledge that the coil needed replacing and that would stop the leak. They told me that my claim was denied because they don't cover Freon leaks. Refused to acknowledge the big picture.

    I have submitted 3 claims in the last 9 months and they have denied all 3. They are useless and find a way around approval of your claims. Don't use them. They are a scam company as far as I can see. I repeat don't purchase a home warranty from them. You will regret it, it's a waste of your money. They will always find a way to deny your claim.

    Run don't walk away from this company. They are basically a company that takes your money with noting returned to you as in a service. Customer service Reps are a joke, they read the same script each time you speak with them, if you can actually understand what that are saying. Company has someone answer the phone 24/7, but no service dispatch during the weekend hours, so good luck and hold you emergencies for business hours only. Claims are constantly denied and found to be not covered under the TERMS of the policy. When refunds requested they attempt to persuade you to stay with them, by offering trivial extras to remain on their hook. Should you decide not to accept their worthless offers and insist on canceling your policy, the so-called supervisor mutters the words I will cancel it and then hangs up the phone without stating how and when, or if a refund will be processed.

    Select Home Warranty is a SCAM. They hired another company called Gennaro's Plumbing to diagnosed my water heater. The company did not do anything to fix my issue. Gennaro never return my phone calls or email. I took a day off work and no call, no show. Select makes their money by promising you things they can't deliver. It took me one hour and half just to cancel my policy. At Walmart, I can do it in less than 5 minutes. Select is quick to take my money but very slow to return it. They deducted fees for my diagnosis (still no fixing). The call center in India are poorly trained and read off a script. I have to repeat my refund requests like to 3 other people including the manager. Select and its scam company Gennaro should be reported to BBB. I am a disabled veteran and should not be treated in such a way. I give Select a ZERO or Negative Star!

    First, take a gander at the other review written on 05/15/24 by James in Myrtle Beach. I can COMPLETELY understand his frustration, but not sure why it is a 5 star rating. Service tech arrived 5/7/24 for stove repair. It was not repairable & needed replaced. SHW offered only $175 for replacement and it was top of the line and an equivalent model is $1,700 by same manufacturer. Policy was sold by Ryan Boyd & he assured me that if an appliance cannot be repaired it is replaced w/an equivalent model. $175 is not enough to purchase an equivalent. I told SHW it was unacceptable and cancel my warranty agreement & refund my policy that was only in effect from 05/01/24 thru 05/09/24. The SHW representative argued w/me & kept insisting I keep the policy. I paid $520 for 14 months of coverage.

    I called SHW & spoke w/ Natalie (NJ office) 05/16/24 inquiring about my refund.

    She argued & informed me they hadn't canceled my policy on 05/09/24 as I requested & now entered cancelation eff 5/15/24. Natalie offered $382.67 refund w/breakdown of $27.53 for 05/01/24 thru 05/15/24 @ $1.82 per day + charging me a $75 cancelation fee; which was not disclosed at time of purchase & refused to honor the refund as Ryan Boyd had stated & written within the Executive Plan document at time of purchase & does NOT state a $75 cancelation fee. The cancelation date should be 5/09/24 and not 5/15/24.

    I terminated the policy on 05/09/24 & pro-rated per diem @ $1.82 per day from 05/01/24 thru 05/09/24; which would be $12.74 deducted from $520.00, not $27.53 & NOT an add'l $75 cancelation fee. She also stated SHW's sales reps do not fully understand their policies when selling them. I explained that is not my issue, rather an internal training issue within SHW & cannot change their policies after the fact.

    I just had my first claim with Select and it will be my last. My dishwasher broke and they offered me a measly $175 to replace it. They base their coverage on the age of the appliances.     When I purchased the policy the sales rep me told that everything in the house was covered regardless of its age. He even gave me an extra 6 months for free. I thought it was a good deal until I tried to use it. After 5 months our central AC unit failed and although it was old, I thought it was covered. However, our claim was denied as the guy who came to inspect it (for which we paid $65) said there's corrosion on the unit and because of this, it wasn't covered. They denied even giving us coolant recharge. It would've been nice if the sales rep mentioned something about this when boasting the age of the unit doesn't matter. Six months later we had a leaking faucet.

    When I called, I was told my policy doesn't cover this and I would need to pay $250 to upgrade my policy if I wanted this covered. The next event, a year later, the connecting hose from our washing machine to the plumbing line broke (shooting water everywhere). At first, I was told it was covered, however the next day I got a call saying it wasn't. Seems they cover appliances and plumbing but not the connecting lines. Are you kidding me? They can't cover one lousy, stinking, hose??? That was it for me.

    I called to cancel the remainder of my policy as allowed in the contract. But this too is a challenge as the department that handles cancelling policies puts you on hold forever and then they pitch you a deal that would reduce the inspection fee from $65 to $35. When I said no thanks, they pass you on to a manager who gives you the exact same pitch! And good luck trying to cut through their Indian accents. You need to be persistent otherwise they'll talk you in circles. I had to keep repeating, "I want to cancel my contract!".

    Finally got them to agree to cut me a check for the remainder of my contract ($270 out of $1600) which is supposed to arrive in 2 weeks (we'll see). I was going to wait until I received it before writing this review but wanted to get my experience out ASAP. Not sure how they got so many good reviews (perhaps they're fake) but after my dealings with Select Home Warranty I would never, ever purchase a home warranty policy from them or anyone else again!

    Select Home Warranty. Representatives are in Philippines, reading from a script. If you have a claim they will do all possible to deny coverage/ repair. Caveat Emptor! We Needed a range (stove) repair. After 3 tries and email denials…they said they would assign a repair company. Once diagnosed they offered $200.00 to fix the problem. The range is three years old and sells for over $8000.00! The control board is quite expensive. Unsatisfactory! When we decided to cancel the policy the U.S. based representative offered $500 and really tried to keep our business. Too little too late! If you read the reviews, start with the bad ones. It appears the good ones are from scammers or bots. Also, they really want you to pay up front on the policy, then decline to properly pro-rate the refund. Just another rip-off company!!! Definitely do NOT recommend Select Home Warranty!!!

    I usually don't take the time to leave reviews.. even if they are good.. but I had to take the time to praise Select Home Warranty and the AC vendor 'Doing Service' and my AC tech Alex. So I was out of town when my neighbor informed me my AC was acting up (I like in SW Florida, it's 100 degrees down here already) so I filed a claim on a sunday afternoon, monday morning they called me and had an appointment scheduled for monday at 11am. Well I was still out of town, was not flying back home till 6pm monday..

Service call was only $65. He even took a peek at my other unit for no charge, just to make sure it looked ok. Way to go Alex.

They make false promises to sell the product and then after you buy warranty their exclusions do not cover any part that makes up a system. They do not repair or replace anything.     I purchased the highest home warranty package on 11.28.2023 from Select Home Warranty, called on 1.2.24 to request service on my refrigerator. They reviewed my policy & processed my request. I was issued a claim number, & an appt w their service contractor Fixits Residential Services. The contractor came out & charged me $125 service fee of which he only received $80 of it, & stated that our refrigerator could be repaired or replaced however that would be the warranty company's decision.

    Avoid this company. They are in the category I would call a scam. I placed a claim and was told the intake person that my evaporative cooler (the type of air conditioning used in New Mexico) was not working. The claim was DENIED because they don't cover evaporative coolers even though the policy says they cover air conditioning. It is fraudulent that the explicit policy says it covers air conditioning but does not clearly state that it does not cover my type of system. Anyway, what happened is the company sent a technician and charged me a service call to assess my situation. The claim was then DENIED because the policy does not cover evaporative coolers. Since I gave you this information at the beginning of the process, the company should have determined right away that there was no coverage. There was no need for a technician to come out and charge me for a service call.

    Since I wasted a technical call due to the faulty way the company handled this claim, I should not have had to pay for the unnecessary service call. I asked Clay on 4/24 when he told me of the DENIAL because the evaporative cooler is not a covered item that I wanted to speak to a supervisor. I was told one would call me within 24 hours. NO ONE CALLED. The next day I received an email asking how I evaluated the service and to state if there was some problem. If so, someone would be in contact. I completed this form. NO ONE CONTACTED ME. On 4/30, I called to try to speak to a supervisor. Jung spoke to me but refused to connect me with a supervisor. Instead he repeatedly said SHW is there to assist 24/7, but offered no satisfaction. He told me to write an email, and a supervisor would respond. No supervisor responded. It is impossible to get satisfaction from this company. Avoid at all costs.

    Select Home warranty is literally a scam. It’s cheaper than other home warranties but for a really stinky reason. I was told that my appliances are covered but there is a clause 8. III that says they won’t pay for labor and they give you a pay settlement for the depreciation value of the appliance. Meanwhile there is a $75 charge for every visit a provider does to tell you something is not working.

    My dishwasher was not working properly. I paid $75 for someone to go and tell me that the problem is the garbage disposal. Then after multiple back and forth Select insurance Told me that they only cover $75 if changing the garbage disposal because they don’t see it cost effective to fix but they also are not paying for labor or the parts because of the clause 8. III. So I basically will be getting my $75 back I paid initially and Select is not paying a dime for anything. Horrible to deal with them when they say they cover EVERYTHING. I have asked to talk to a manager multiple times and no response. What’s up with that? Really!!!

    Select Home Warranty solicited me with a mailing about their warranties. I called and got an American salesperson in New Jersey. He explained all repairs are covered with a small deductible, and if the broken item is not repairable, it would be replaced by Select, with maximum value limits. After signing up for a home warranty & adding on my pool equipment (I paid $550.00 for a year policy), I thought I was good to go, and my home was covered against breakdowns of my appliances. The salesperson also said, "I will be your go to guy", if you ever have any issues. He further explained a policy will come in the mail in a few weeks.

    About 4 months into the warranty, my pool heater was not working, and I called to make a repair request/claim. No policy ever arrived in the mail, and I could never get back in touch with the original salesperson. The claims number is staffed in another country and the representative was hard to understand, due to a strong accent (Funny, because the salesperson was sharp, intelligent, well spoken, had all the answers, and was American, in America).

    About a week later Select responded via email and said their pool heater repair companies are very busy, and if I wanted to speed the repair along, I could look and get my own repair company, and they were quick to explain it was authorized up to $100. Probably just a coincidence that my deductible was $100? I contacted a local pool repair company, and they came out my home and charged me $109. They determined the pool heater could not be repaired as the parts needed were no longer available from the manufacturer, and also the cost would probably be more than a brand-new unit, even if they could get the parts. I called Select, and again got a foreign representative, who explained I must email them the receipt and asked me to get an estimate for a new pool heater.

    I got a written estimate from a pool supplier, and the estimate showed the exact same heater, installed, would be approx. $3800. I forwarded the estimate to Select. After a week with no response, I called Select, the foreign representative said they could not give me an answer, and they would send my request to the claims department. After about ten days an email finally came from Select, it referenced a page in my policy, and said I would be eligible for $150 to be used to the purchase of a new heater, and that is ALL. NO replacement, as was guaranteed to me by the original salesperson? Very upset, I called back to inquire/complain, and again got some hard-to-understand foreign representative. They explained they would put through my request and my complaint to the claims department.

    Still highly unsatisfied, I called the original sales number and got an American person on the phone. After explaining what occurred, and feeling like the whole company was a scam, he hung up on me? I called back the claim telephone number and asked for a supervisor. A supervisor was not available, and I explained a wanted a full refund. The representative began bargaining a refund, and started at they could give me $100 refund, then $250, and that was as high as I could get her to agree to. Still demanding a full refund, she explained someone would get back to me. At that point, I called American Express which is how I paid my original $550 for my home warranty, and I disputed the charge. Within 24 hours, I received a full $550 refund from Select Home Warranty. Thank God!

    This company is a complete scam! Beware only sales is based in the United States, if you ever need to make a claim, ALL claim/warranty issues are handled by foreign representatives. You can never get a supervisor, or an administrative person on the telephone. Do NOT spend your money on a Select Home Warranty, they will never replace anything that cannot be repaired, and will never authorize any repair over your deductible amount. Check their ratings on BBB website. Absolute nightmare, buyers please be aware, and save yourself horrible headaches.

    I recently gave birth and had a 1 month old infant son when my AC stopped working. It was 91 degrees in my house and this company continuously took numerous “24-48 hours to respond”, before they ultimately broke their own contract and denied repairing my AC. My contract states they would cover any electrical or panel issues and they outright lied.

    To summarize my experience: (1) On 8/23/21 I entered into a contract with Select Home Warranty and paid $1124. (2) Per the contact section 2, select home warranty has the obligation to "arrange for an Independent Service Technician to repair or replace the systems and appliances covered under this Agreement, when they become inoperable due to normal wear and tear". (3) The website states that a contractor will be found in "2-3 days". (4) On 5/20/2023 I reported that my stove was not functioning correctly. (5) Select home warranty has been unable to find a technician to fix the stove despite stating that dispatch has worked continuously on trying to obtain a technician for eleven months. (6) I have made at least 40-50 calls over the past year trying to simply get select home warranty to honor the contract. (7) Due to failure of Select home warranty to find a technician, I asked what my other options were, and was given the option of a "buy out".

    (8) On 4/23/24 I was sent an email offering $150 dollars for a unit that is 8 years old and cost $4500. (9) The $150 offer represents a 97% depreciation of the stove. (10) In addition, On 2/27/24 I made a claim for a heating unit. (11) Again, select home warranty has not been able to find a technician to fix that unit, over the past nine weeks.

    It is clear to me know that the fraudulent practice which select home warranty is engaging in is as follows:

    (1) Take money in advance promising to be able to find technicians.
    (2) Not have any technicians available.
    (3) Force clients to find their own technicians, then reimburse them for a fraction of what clients paid for the repair.

    (4) If clients do not find their own technicians, then offer to "buy out" the appliance for a fraction of the market value.

    Select home warranty is a complete scam.

    Complete waste of money! When I had a problem, they didn't even send out a technician to diagnose the problem! Assumed what the problem was over the phone without seeing the actual issue with their eyes. We have a name for that in medicine/healthcare, it's called malpractice! Turns out their "diagnosis" without seeing the problem or calling out a technician was totally wrong! I had to find someone on my own and pay for diagnosis myself!

    Let me point out their sales people will draw you in and make all sorts of promises that are not true. These sales people are from the US, but after purchasing their warranty, they will forward your call to offshore call centers that are difficult to understand that blow you off and don't want to help. I strongly urge the FTC to investigate this bogus company because I suspect I am one of many hard working ** that they are scamming with our hard earned money. FYI, when it's time to renew the policy, they will harass you with constant emails and txt msgs. When you bring to their attention their faults-to see if they will rectify it, or come to some resolution to work with you, they ignore you and constantly send txt msgs and emails to renew. Pls save yourself the headache and stay away from this scam!

    Oh my goodness, Where do I start?!?! I demanded my refund as this incompetent place could not handle getting me an electrician in a metropolitan city! Said I should do it myself. Bought a 5 year policy. This totally shocked me. These incompetent spin doctors will find every single kind of made up reason to withhold your refund. Have a washing machine LG. 1.5 years old, broken for for good, had LG tech work on it, he said I’m better off buying a new one. Had to call SHW 12 times to request my refund, each and every person (all in Philippines is the call center) can hardly understand them at all. Every time I call, each person finds a reason to hold onto my refund and adds additional requests for me to send info for machine repairs (no repairs were done, it’s permanently broken).

    I told one person, you have done nothing for me, why should I for you. Not transparent, straightforward liars and I constantly catch them In their lies, continually argue with me saying it’s my fault for everything that’s happening due to refund being held back - they say 3 to 4 weeks - actually 3 months or more. Cancelled policy April 10th, refund not sent out yet, told several times and it was to get me off the phone. Everyone there are artists of the lying kind. If you want your money back, watch out because they will find every reason to lie about sending it out and holding onto it. I paid almost $$$$ and didn’t even use it and the claim was never even sent in as the tech felt bad and did not bill be.

    This company thinks I owe them for a $$$ claim that was not sent to them. The tech didn’t submit it. And those people, all they do is correct you, escalate the situation, hang up on you, yell at you, lie about everything, tell you to shut up and all the problems are totally my fault. One person (name withheld) said I’ll make him lose his job if I don’t agree with want he needs to do. These workers are extremely mean and insulting. I cannot believe I ever bought this policy, better off with a bankrupt company such as Sears. Every time I ask how the process of my refund is going with every single call (12) total, each and every one of these inept, mean people say this case has to go to the back office for further review.

    Today is May 4th, I cancelled on April 10th and as of today, they are still messing around with my refund and pretending that it has been sent out to me. As a matter of fact, every single person has given different information, it may be information, but doesn’t mean it is true, every bit of their words are lies. This place is not trustworthy, they are not transparent, the owner should be dreadfully ashamed of hiring people from Another country because this is what you get, total and complete inadequacy, incapable, useless, amateurish type workers and many of ineffectually argue and continually escalate the conversation to bush league levels which have always put me into a position to press the little red button to just hang up once again. There has never been a resolution to my issue as of today. This place makes me sick to my stomach. Each time I have called within the past couple weeks, I get hung up on several times before anyone will answer.

    In addition, on their policy 13.2 line (4) states “After the thirtieth day, you MAY receive a refund pro-rated at the non-discounted annual plan cost.” Hence the word ”MAY”. Could be, may be, possibly…. This worker is their “back office manager made the decision to charge me 1.62 every single day pro-rated for cancelling my policy from the day I bought it last year ($$$.$$) because I had asked him to repeat himself several times “I could Not understand him due to his accent being so thick and heavy!’”

    He got so angry with me that he yelled, berated, and belittles me and told me that I made this entire process a complete joke and or something to that affect and I remember just asking him to slow down and repeat himself and he kept getting so angry with me. Every person I spoke with at this place were so hotheaded. This place is unreasonable and they beat you up with their words and are cruel. Horrible, shameful. One more thing, they talk over you constantly and they make sure to talk much louder.

    Bought a two year plan, the Platinum Care one. Had only two claims up until April 2024. Both times my clothes dryer wouldn't run, and a contractor came to replace the knob which had broken. I paid $65 both times for a 5 minute repair. I suspect it cost Select Home Warranty nothing either time. Had issues recently with our HVAC system. It didn't seem to be handling humidity well, dripped water into the pan under the unit. One time the thermostat just blanked out for two days, even though we replaced battery and numbers came on, it still would not start system. The contractor they attempted to send me never came. He emailed me once to ask for times he could come to check it out. I gave him three times. I think he agreed to take on repair, then backed out when he knew home warranty co wouldn't cover refrigerant leaks.

    Our problem with HVAC was a big one, refrigerant leak had damaged the coil and the compressor valves. The estimate for repair of the parts we needed was a bit less than $10,000 with no warranty on the repair if we did that. We called our own choice Heating/Cooling co as we needed help and felt abandoned by Select. Platinum policy covers only $3000 on HVAC repairs. I appealed to them to at least help us with something to cover damage to compressor as they are listed in policy as covered like the other reviewer said. I got an e-mail message I would hear from them in 24 hours.

    As of now, it is over 24 hours and no response. Like another reviewer, refrigerant leaks are the most common problems with a 10 year old system. So they are like most insurance companies. Collect money and deny claims. We bought a whole new system at 17,000 dollars with a 10 year warranty. Since HVACs are the number one reason we were always told everybody needed a home warranty, I am done now buying them. The reviewer was right. Put the $65 away every month. I paid 850.00 for my Platinum Care 2 yr plan.

    I opened my "Select Home Warranty" account July 2023. I did not need to use it until this year (May 2024). When the contractor they assigned to me failed to show TWICE, I contacted "SHW" and requested a different (more reliable) contractor. SHW FAILED to assign another contractor. With that, I called SHW to cancel the claim and my SHW account. Understanding the "reps" was frustrating enough due to their heavy accents, as they IGNORED MY REPEATED REQUESTS TO CANCEL MY ACCOUNT! THEY GAVE ME NON-STOP SALES PITCHES FOR APPROXIMATELY 45 MINUTES!! The 3rd rep I spoke to finally canceled my account. And to add insult to injury, they are going to charge me $75 for the cancelation even though I NEVER USED THEIR SERVICE!

    The SHW site does nothing about making changes to customer payment options, activity, or claims. Customers are at the mercy of the SHW reps. Buyer beware. SHW reps behave more like "scammers" than customer service reps. You are automatically enrolled in "Auto-pay". So IF you are going to use SHW despite this review; protect yourself and use a CREDIT CARD for payment. And finally, evidently, once you're IN it's a pain to get OUT.

    I filed a claim on 3/2/2024. They dispatched a technician who didn't finish the job. The technician delayed the job. Later, the technician shut down the business for personal reasons. The policy was expired on 4/26/2024. Select Home Warranty "cannot" finish the claim that I made on 3/2 because the policy was expired. I have to renew the policy. All customer service blocks my phone number and do not connect to any agent. Meanwhile, I have an active policy for another property. But Select Home Warranty does not connect me to any agent for a valid claim.

He clean my refrigerator. Water line changed $60. Now I'm calling my warranty. No one answer phone just music.

    Purchased this warranty after we purchased our home, I felt I did the research and Select Warranty was rated high. However, I would have read what is covered more diligently. Since we purchased our home we had 2 things break down and both items not covered which is frustrating. What concerns me the most is that they high pressure sell you to buy for multiple years - I am so happy that I only bought 1 year and not pressured for the “value” of buying multiple years because the service so far is poor. No one who purchases a service upfront likes to be told no the first two times you ask for help. Buyer beware - the warranty business makes money by getting you to purchase a product and make it difficult for you to have coverage. I get it - but I trusted the rating and this business is not 4 or a 5.

    I see high ratings for the sales side and I would agree, the issue is when you need to use them. They offered to pay out 150$ on a 700$ repair saying that the blower motor on my AC was a maintenance issue, something that was verified as NOT being a maintenance issue but a failed motor. Showing a maintenance record for the last 3+ years would have changed it, but I clean my AC system myself including coils, drain system, vacuuming of debris etc. This does not count.. When I cancelled my service with them, they tried to upsell me (takes some serious "you know what" to do that), then charged me a 75$ fee to cancel. This was after I spent 75$ on the repair tech they sent that did nothing to look at this issue.

    Do not get Select Home Warranty. I called on 4/18 to request a cancellation of my policy because they have denied 2 out of 3 of my claims and never sent someone out so why am I paying y’all to deny everything. They escalated me and said they will call me back. Never did. Today I got charged for my monthly payment and I called and told them I requested to be cancelled, I need my policy cancelled and my $36 refunded. They are trying to do everything but. Y’all told me my range leaking gas is not covered in my policy yet y'all are now insisting on sending someone out. I told them if I accept and y’all send someone out just to tell me it’s not covered I want a refund of my deductible and my monthly payment.

    They denied that and said, "I will compensate you by giving you $1.80 off of your monthly payment." I told them I do not accept that. I only want my policy cancelled that I requested TWO WEEKS AGO and a refund of my payment from today. They said, "We will cancel but we will not refund you." I have been going back and forth with them for an hour. I’ve never been so frustrated with a company. I’ve NEVER had these issues with American Home Shield. 0/10 do not recommend.

    They escalating me to a manager who also did nothing but say he will waive my deductible for next time. There won’t be a next time because why would I keep Paying y'all monthly when I am Asking to cancel. THEY ALSO ARE NOW CHARGING ME A DISCONTINUATION FEE AFTER TELLING ME THERE ARE NO CANCELLATION FEES WHEN YOU SIGN UP. The manager, Martin, says, "Oh yeah we are working with our sales team so they can stop telling Customers that." I WILL NEVER USE THEM. They are the true definition of you get what you pay for.

    We signed up for three years with Select Home Warranty. They never gave us our extra month for writing a review on the company. They said we were covered for plumbing and did one plumbing job and then refused any more plumbing jobs. They didn’t cover certain things that were necessary.     The exclusions on the policy are the things most likely to break, even from ‘normal wear and tear’ and have been ‘properly maintained’. Even if every single system in your home breaks down during the coverage period, you won’t get your money back for the coverage, especially considering the $65/call fee they charge in addition to the price of the coverage. Do not waste your money. Just put the same monthly fee in a savings account. You’ll come out ahead over buying this useless ‘coverage’. The valve on top of the water heater went and even though it’s a part vital to the operation of the water heater as covered in the policy, it ‘leaked’ and therefore wasn’t covered because leaks are ‘excluded’.

    This company takes the benefit of the fact that most customers are not able to understand their policy documents in detail. I claimed for repair of an electrical outlet. However, they could not repair it and said it needs to be replaced. The company will cover replacement part but not the labor to replace it. This is beyond any logic to not cover for labor. Most common expenditures get excluded due to one reason or the other. They will make sure, that eventually you don't get much benefit of having the home warranty. Had similar experience with AC repair. They do NOT cover refrigerant leaks!!!

    If I could leave zero stars, I would. This sounds like a great warranty, and I was very excited when I first signed up. However, there are a number of loopholes and exceptions that will leave you without assistance on expensive repairs. My A/C stopped working, so I filed a claim with Select Home Warranty. A technician came out, and I paid $65 for them to tell me that my compressor is bad and needs replaced. However, Select denied my claim because the technician mentioned an electrical short in their notes. Electrical shorts occur if the compressor is bad. Yet, Select is now denying my claim because they don't cover electrical failure, an exception in the bottom of the policy that supersedes the entire rest of the policy.

    When I called to appeal the decision, I was told that it was still being denied for the same reason. I asked to speak with a supervisor, and was told one would call me in two hours. No one ever called. The next day, I called back and once again asked to appeal the decision and speak with a supervisor. I was told a supervisor would call me in three hours. No one ever called. The next day, I called back to ask to appeal the decision and speak with a supervisor. I was told the decision stands and that I don't need a supervisor.

    This entire time, I just wanted to speak to someone who understands A/C units so I could discuss what the technician wrote, but instead I was read the same denial message over and over by customer service reps who have no power to actually discuss the decision. When I tried to cancel my warranty and receive my money back for the two years still on my plan, I had to sit through multiple talking points on how if I cancelled, I wouldn't have coverage when something breaks down, which is exactly where I already am. I asked repeatedly to cancel and was told again to wait until a supervisor calls me to do so. They're supposed to call in the morning, but I'm not holding my breath. I've never been so frustrated speaking with a company. It all feels like a giant scam.

    They say they provide comprehensive coverage, but they don't cover anything electrical and they won't cover anything mechanical if something electrical is also broken. They say they don't care about the age of your systems, but they'll only pay up to the depreciated value of your system. They say they have 24/7 customer service, but they have no customer service. There's no option to discuss the issue, to get a second opinion, or to request a re-inspection. They make you pay the service fee, and then they find a loophole so they don't have to pay anything. Before this, I told everyone I knew to get a home warranty, and now I consider it my mission to make sure no acquaintance of mine ever gives this company their hard earned money or their trust.

    This company is a scam. They repeat the same line over, and over. It's cheap, but worthless. We had a leak in our ceiling, and they sent someone who had no ratings on his business cut into the ceiling and did not properly fix. We spent more to find our own company to properly fix. The washer machine broke, and we had to find our own merchant to fix our machine so I made sure and called to verify that they would pay the $125 diagnostic fee. We confirmed with the company and wrote date and time we spoke with them because this company is shifty. We thought to verify.

    However they said they would not honor this. They don't care then they also refused to fix the washer machine. They said they would only give us $175 that was the value of the machine. I told them I looked up the machine and it was worth $1300, in their policy it says they could give you up to $500. They lie, and scam! They are from India and they don't care that their business is not ethical. They will keep ripping good people off.

    You get what you pay for. SHW is the cheapest out there, and try their best not to pay for repairs. They basically put more of the cost of the repair on the home owner because the deductible is low. So what I've ended up having to pay is 2-3x's my deductible. Not only that, they tend to not communicate the status of claims well, or they will change the resolution of claims. They told my repair person they would be sending the parts for repair, and then a week later told him, he had to purchase the parts... this is just drawing out the repair weeks.

    Same thing happened with my previous claim where the repair person was waiting for over a week for them to approve the repair. And they constantly push you to the "portal" they have, which bare bones. If you submit a claim, there's 0 confirmation the claim was actually submitted or received. No email, no record of the claim on the portal afterwards... nothing. You basically have to wait for them to put it on the portal. And there are 0 notes visible to you via the portal. It's basically useless. I can't recommend Select to anyone.

    Worst home warranty I have dealt with. Purchased the warranty almost 5 months ago and filed my first claims and paid separate service call fees for two plumbing related issues and both were denied. One was denied because the previous repairs weren't done properly. I bought the house 4 years ago and it worked for 4 years and now it's being denied for something that may or may not have been done before I bought the house. They wasted so much time even for cancellation and kept offering discounted service call for the future claims. The technician from Tusa's plumbing left the leaky faucet running. She only took pictures and were quick to charge 130 for the service call without providing any service. They seem to care more about collecting fees than providing service.

    If zero stars were an option that's what they would get. It all started at the time of sale. We agreed on a price, credit card charge came through, an entirely different price was charged. I called and was told I must have misunderstood. I told them I misunderstood nothing and cancel the account and issue a full refund. They agreed to change the price to what we agreed on. First claim was filed on our clothes washing machine. The repairman complained the entire time about how "cheap" this company was. Second claim, leaky kitchen faucet. Claim denied. BUT I could upgrade my policy for an additional $250. No thank you.

    Third claim, outside electrical not working. Claim denied. BUT you guessed it, I could upgrade my policy for an additional $250. I told them to cancel the policy and issue a refund for the unused portion. Nope, no refunds. Bottom line, read everything that is in writing. Do not take the salesman's word for anything. They are as slimy as they come. If they were the last home warranty company on the planet, I wouldn't use them.

    NOT recommended at all. It's almost like a scam: this company uses low price (especially their heavily discounted multi-year package) to lure you in. You won't know anything wrong until you started to file claims: crawl space is not covered, your old dishwasher costs too much to repair but we will give you a fair market price ($150~$200) instead of an equivalent unit replacement price. When you want to cancel, they charge deep fees such as $75 cancellation fee, admin fee, processing fee, also minus all the previous claims cost! That is simply RIDICULOUS! I'm requesting prorated annual premium back, why deduct the cost of previous claims???

    I purchased my home warranty from Select Home Warranty. I paid it in full for the year warranty. The salesperson did not clearly explain the coverage. After having the warranty for over 5 months, and never filing a claim, my refrigerator's ice maker went out. I filed a claim to find out that part was not covered. I was frustrated that it was not explained to me when purchasing the warranty. Select Home Warranty then tried to sell me additional coverage for the ice maker for an unreasonable amount of $$$$ knowing that my policy would end in 6 months.

    Also, if I had canceled the policy my refund would have been chump change. I decided just to keep the policy until it expires but will NOT be renewing. Select Home Warranty may be cheaper, but they are not forthcoming when explaining coverage. That's how they are getting over on the consumers. I highly recommend you do your research and make sure they explain the warranty CLEARLY and in DETAILS!! I would not recommend them moving forward. Shady Warranty!!!

    My name is April, and I purchased a warranty policy from you in March of 2020. I am reaching out to express my extreme dissatisfaction with Select Home Warranty. I have utilized their services on three occasions: once for a water heater issue that was covered, once for a plumbing problem that they eventually resolved after I had to find a plumbing service myself because your company couldn't find one, and most recently, two days ago, for a central air issue. I reside in south Texas, and they have inspected the problem and submitted it for review.

    I have contacted the claims department by phone and was informed that it would take at least two BUSINESS days before I receive a response. This means that my disabled mother, three children, husband, and I will be enduring the heat until at least Tuesday. It is currently Thursday, and considering I live in the scorching heat of Texas, it is not an exaggeration to say that this is an urgent matter.

    It's ironic how Select Home Warranty is quick to sell their policies, but when it comes to providing actual service for issues, they fall short and even expect the customer to find a company to address the problem at times. When I requested an expedited review from the claims department, it had no effect, and I was instructed to wait for an email response. This is completely unacceptable, and I intend to leave reviews on every platform, website, and the BBB website to warn others about this nonsense. This is not my first experience with a home warranty, but it is certainly the worst. It is frustrating that I encounter an English-speaking representative when purchasing the policy, but when I call to inquire about the status of a claim, I am connected with individuals who have a strong accent and are difficult to understand. This is absolutely absurd.

    You need to show detailed maintenance records and pictures. The maintenance records should be provided by licensed technician. Otherwise, you will have to pay the full cost of the repair and submit the invoice by mail. Then, Select Home Warranty will reimburse only $150 using Policy Section 9.1.2 (Exclusions to Coverage). Even it's Platinum Care. And the Representatives are unfriendly.

    I purchased a policy in October 2023 from Select Home Warranty. I had to use them this year in March. This was my first time using them and I called to set up the appointment. The two companies they chose to come look at my garage gave me the run around about coming to check it. I was very upset. The first company the guy was late and decided he wasn’t coming because I asked him how much longer would he be. The second company called and said their guy car broke down and didn’t know when he could come. I called Select Home Warranty to get my monthly fee back because I was going to switch companies. They are so pushy and The people they hire barely speak English and they give you the runaround about canceling and they will not cancel you. I have canceled them but I had to go through my bank so they will not get any more money from me.

    This company is ridiculous and I really want all my money back but I only asked for one month. Through their pushiness I decided to let them send someone to look at my dishwasher and once again they dropped the ball and that was it for me. They told me if I called the garage company they would reimburse me, just so you know I have never received that reimbursement because they never answered me back about how to get it. I wouldn’t do business with this company ever again and if I were you I wouldn’t either.

    I DO NOT recommend Select Home Warranty. They provide bare coverage and stick the customers with the cost of labor on top of the $100 deductible for the service calls. Also, they do not honor their offers. I was ready to cancel because my first service call to them, all they did was find a clause to get out of helping. I was ready to drop them and so they offered me service calls for only $90 instead of $100. When I made the next service call, I called and asked why they wouldn’t cover the $198 labor for my oven repair, but only the $80 in parts. Also they didn’t honor the $90 for service calls saying they just saw it in the system and they would apply it for future calls but this one. Please don’t spend money with them.

    I just got off the line with their team, great customer service but the service is a sham. I filed a claim for my blower motor, they are asking me for maintenance records for my air condition unit. Even the contractor is confused as to why they need it. So, for a 1,100 repair they told me they are going to pay 150.00. BTW to get rid of their service its going to cost 75.00. 75.00 for the contractor to come out, 1,100 for the repair which I am going to have to pay most of it, and they are only going to pay 150.00. It was worth the 75.00 to get rid of them.

    Select Home Warranty is a joke. They sent a person out to fix my dryer and he said that it was unrepairable and Select that they won't replace it. That I would have to 'cause my limit is 500 dollars. I paid them 2250 for 5 years so I was going to cancel them. I've had them for 2 years and they said that they were only going to give me back 200 dollars. They are a joke. I don't recommend anyone getting a policy from them.

    I am writing to express my extreme dissatisfaction with the recent handling of my claim with Select Home Warranty in the hopes that others do not have the same experience I had. My experience has left me deeply disappointed, frustrated, and suspicious of the company's practices. I contacted Select Home Warranty to report a malfunction with my washing machine. SHW found a technician to assess the issue. The technician quoted me a repair cost of $380, in addition to the $65 service fee I had already paid. The technician cited a broken pump as the cause of the problem. The technician submitted the claim and I was shocked to learn that select home warranty would only cover $225.

    Upon hearing this, I reached out to their customer support team seeking clarification on how the valuation of my five-year-old washing machine was determined to be only $225. Despite my efforts, I was met with refusal and a lack of transparency regarding your valuation process. SHW says it will cover costs up to a certain value but they leave specifically how much to their discretion at the time you put in your claim with no transparency as to how they arrive at their numbers.

    Feeling frustrated and suspicious of the situation, I decided to inspect the washing machine myself. To my surprise, I discovered that the pump was not actually broken; rather, there was a piece of material blocking the trap within the pump. After removing the obstruction, the washing machine resumed functioning normally. This discovery leads me to question the integrity and the fairness of the company's practices.     My experience with Select Home Warranty for my furnace repair was a disaster. Despite having their home insurance, they refused to replace the furnace as recommended by their technician. Even after providing the requested maintenance report, which they asked for, they initially offered only $150 for a replacement. After four months of delays and excuses, their final offer of $400 was still far below the actual cost. Their deceptive practices and lack of transparency make them utterly unreliable. Avoid Select Home Warranty at all costs.

    SHW has been a disappointment. The contractors they use have not been the best qualified. SHW will work diligently at not covering a claim. Our stove had a fire and their repairman stated he sees this type of issue a lot. SHW declared it not payable because that issue isn’t normal wear and tear. The problem is they can designate anything they want as not normal. It’s a tricky gray area they use if the claim isn’t a simple repair. I would not recommend using this company. Disappointing.

    I would not recommend Select Home Warranty to anyone. Select looks to not cover anything. Select will find reason not to cover. Water Heater was leaking and would not cover. Air Handler needed a base replaced but refused to cover because stating not normal wear. The only time Sslect will cover is when repair is very small.

    I was informed by the agent who sold me the policy, as well as the representative I spoke with afterward who called to take my payment for policy, that Select Home Warranty replaces appliances when they break. Specifically, I asked if the warranty offers a buyout or payout option instead of replacement, and I made it clear that I do not want that option. I specifically requested either a repair or replacement and expressed that I do not want a payout check to fix the appliance. Your representative assured me that Select Warranty replaces appliances with a replacement of equal value and does not offer a payout.

    Now that I have a claim, I am being informed that Select Warranty will not repair or replace the appliance. Instead, I am told that I will need to get it fixed or replaced myself, and that the warranty will only pay $150, with the rest coming out of my own pocket. This is not what was promised by your representative when I signed the contract. I would like my dishwasher repaired or replaced, please. I do not want Select to pay me a claim amount. I would like to speak with someone who can make this change for me.

    Scammers. They pay for next to nothing, look for every exclusion possible and then only pay a depreciated amount towards any replacement of your equipment. Poor and delayed response to all claims filed. If there's ever a class action lawsuit, I'll be in! When you do cancel, they charge fees even though they are not performing, and give a refund of less than 50% of the premium paid. I am cancelling, and my open claim will not be paid. Even though it was filed and serviced over a month ago. Criminals. They should have their license revoked.

    We purchased our home warranty from Select in July of 2023. I just called in my first claim on April 3rd, 2023. I explained to the rep in detail that my dishwasher wasn’t working at all and makes a buzzing noise. The rep was sympathetic to the fact that it was broken. It was clearly communicated, however, I was told a repair person would contact me. Instead I received an email saying that “because our dishwasher was still working but just making a noise that under section 9.1.2 that we are not covered. I called back and tried to explain that the dishwasher isn’t working at all and she is now going to send it to their review team and will get back in a few days. I’m not holding my breath. Out $400

    Their coverage is trash. Have this company for 2 years and have submitted 2 claims. I also have the Platinum policy. Both claims they hardly cover any cost. For the stove they covered $100 and I had to pay the $240 remaining. Just put in an A/C claim. They covered the check on the issue. I have to cover everything else. Don’t use this company for higher priced equipment.

    We had our furnace go out the 9th of March 2024. Still no heat. We are an elderly couple and live in a northern region. Every time we contact this company we get nothing but 24 to 48 hour turnaround time to answer any questions. We had to hire our own heating tech to diagnose the problem because they kept telling us their techs were behind in jobs. More likely no one wants to work for this company. Our CO2 levels were 1000 in our furnace. Select Home Warranty Platinum plan sucks. I highly recommend not purchasing a warranty from this company.

    I signed up for Select Home Warranty hoping to get better service than previous provider, but what I got was nothing short of a nightmare. From the get-go, their customer service was abysmal. They were unhelpful and rude. When I made a claim, the process was convoluted and frustrating. It seemed like they were always looking for reasons to deny coverage. it took ages for them to decide if they would approve or deny my claim. In the meantime, I was left dealing with no AC during higher temperature days. Save yourself the headache and steer clear of Select Home Warranty. They're not worth the money or the stress. One star is too much but selecting a rating is required!

    It’s a scam. Note that you will not be covered if the appliance more than 5yrs old, you will be paid few peanuts and they won’t fix or pay for new product replacement. If you try to cancel policy then forget about refund and you won’t get anything and they will keep you on phone for hours and hours trying to retain you and say that you don’t get any money even if you cancel it.

    This company is a complete scam. Here's why... I have filed 2 claims with Select Home Warranty, both claims were for items covered by my policy. First one was a well pump, the fix cost me $8,000 and they only covered $400 for the pump (which to be fair, the fact that they would only pay for the $400 pump was laid out clearly in the fine print). The second was my entire HVAC system failing in the winter. This is where I draw the line on this company. I had to do an emergency repair as it was the middle of the night and in winter (Select Home Warranty will never get someone to your house quickly just FYSA), so I called and had the entire HVAC system replaced which took 3 days on its own.

    After providing pictures, like 3 years of servicing records, which is ridiculous, they came back and denied my entire claim. Ok, that sucks but no problem, so why would I keep this company? Time to cancel.... Haha, oh no.... You're kidnapped by this company until they are ready to cancel YOU. I spent two days on the phone trying to cancel my plan only to be hung up on, promised a call back twice (which never came to this day), and lied to by being told that they would re evaluate my claim and call me back within 24 hours. That 24 hour phone call never came. I am currently on day 4 of trying to cancel my plan and now it's a Saturday (30 March 2024) and they are out of the office until Monday.

    Quite honestly, this is the worst company I have EVER worked with. I'm annoyed about them not covering everything, but it's insurance, I get it. Claims get denied. What bothers me the most is their Gestapo techniques to not let you cancel the account. Honestly, using your home insurance policy will cover your big ticket home items and save you the headache of dealing with Select Home Warranty... Oh, I have to mention the people talking to you speak broken English which leads me to believe their call center isn't in the U.S. which causes language barrier issues on top. I wish I could go back in time and never start a policy with Select Home Warranty. I hope you will heed my warning and not use Select Home Warranty.

    On February 17, 2024, I signed up with Select Home Warranty. It is now March 28, 2024. I have never received any information on my policy or a policy number. I called the billing department and after being placed on hold for 15 minutes, I was transferred to the Sales Department. The person I spoke with was very rude and started yelling at me when I asked about my policy and why it was not active as of yet. He then informed me it was now active and would sent me policy updates. After 10 minutes of waiting on a policy, I called back and demanded a full refund. Benny in the Sales Department informed me I would be issued a refund tomorrow. I won't hold my breath. This place is a total scam. DO NOT USE THIS COMPANY! I PLAN ON TELLING MY STORY ON EVERY PLATFORM AVAILABLE UNTIL I GET A FULL REFUND! I will also be contacting the Federal Trade Commission regarding the scams this company is doing!

    Select home warranty will not cover your claims as they initially promised. In my case I was supposed to pay just the one time service cost and I paid it. But when the parts came in I got a call from the technician that Select wants me to cover the installation and labor costs.     I am very disappointed with this company. The pros they recommend are not very good OR professional in our opinion unless you escalate and then you get a good one, that's what happened with our AC claim. This second experience really did it! We put in a request for our water heater and come to find out it was still under warranty but we still had to pay the fee for the pro who never came out but call the manufacturer directly to find out it was still under warranty but they could repair it for $500. Well the pro ordered the parts NEVER FOLLOWED UP with the status of the parts, we were texting them and calling them NOTHING. Then finally I called the manufacturer and come to find out the parts were sent and they were free!!!! So what the hell the $500 was for labor??? Then since we got frustrated the pro decided he wasn't repairing anything and cancelled and we was out of our service fee and $500.

    Select Home call the pro and the pro said they came out to the house and which they did not ever so it was nothing they could do! So after 2 1/2 weeks of being without hot water, we requested the parts which never came from the manufacturer and we had to call them back to get the part number and order them from a wholesale. They came fast and we ended up repairing our own water heater (YouTube) now we have extra parts cause the ones from the manufacturer finally came as well. We was so disappointed with select and the process to get my money back is another big issue. I paid in advance for 5 years. NEVER EVER AGAIN!!! THEY WILL BOUNCE YOU ALL AROUND to try and change your mind apologize and offer discounts on the next service...NO! I want my money back!!! Lesson learned don't pay in advance and don't pay for service unless you physically see a pro at your house. I THINK ALL THESE COMPANIES ARE A RIP OFF

    Not worth the money. They will devalue every appliance you have and if they can't fix it they will pay you what they think the value is. So if you have a 3 or 4 year old microwave that costs $400 to replace they will give you 20% of the cost. This happened to me. $95 for a $400 Built in microwave. Also $75 for a $180 dollar garbage disposal. Plus you have to foot the bill to have it installed. Read the fine print on your HVAC system because they will not cover anything if at first you don't spend a couple of hundred dollars per year in maintenance on the HVAC. If you do the cleaning yourself they won't count that. So when it breaks you get stuck with the bill.

    READ THE FINE PRINT! They write the contracts so they don't have to pay. You're better off putting the $ you spend in a shoe box and save it for when you need it. The customer support is not local and if it is they can't speak English without an Indian accent. Every person I spoke to was not from the US. SAVE YOUR MONEY. So my $499 dollar policy cost me a total of $2500 minus $75 for the garbage disposal and $95 for the microwave. The 3 HVAC techs that came out told me the same thing. They should have covered the repair but didn't. They all said the home warranty is a waste of money. Don't learn the hard way like did.

    I've had a truly terrible experience with Select Home Warranty after switching from my old home warranty company. The wait time to get a claim resolved has been extreme (we were without a working dryer for nearly two months, and I've now waited for nearly two months to get a dishwasher repair completed, which remains pending). Select will not allow a contractor to make a repair until they can review an initial diagnosis, so any claim requires multiple visits to your home, and opportunity for delay before any work begins.

    You are also required to pay a contractor the deductible directly, and they usually tack on a transaction fee. We also experienced a purported miscommunication, where a contractor sent repair info to Select to be approved and Select claimed they did not receive it, adding to a delay in getting a much needed repair done. Select partially denied another claim despite it being arguably covered in my contract. In short - I recommend you stay away from Select - in my opinion it would be easier and quicker to pay for a repair out of pocket or just do it yourself. I miss my old home warranty company (American Home Shield) and can't wait till this contract ends so I can go back to them. I am utterly disappointed and frustrated with Select; I'm confused why they are so highly rated as it's been a terrible experience from the start for us.
