Paid over $4,000 for this terrible warranty. If they think an item will cost more to repair than it's worth (based on their appraisal), they will give you what they believe it is worth and not fix it. My dishwasher had problems and they gave me $60 to replace it. They could not tell me how they came up with their estimate and they charged me $60 for the service visit. So basically I received nothing.
I had two homes with SHW and it was the same difficulties for both. They make it extremely difficult to file a claim. They require the technician to call for approval once they are there and the technician complained that it it a cumbersome process for them. I had a technician get so frustrated that he opted to simply fix the issue and not charge me or SHW. I was told I could receive a full refund if not fully satisfied and I received $2,100 out of over $4,000 paid. Lesson learned: If it sounds to good to be true, it's NOT true.

I've had Select Home Warranty for about 1 1/2 years, and they are a horrible company to deal with. They could never find reputable contractors to come and complete the work. I was stood up twice by the same contractor. The contractor had me sitting home twice waiting on him to show up, he never called to cancel, didn't answer his phone and/or texts. I finally got fed up with them & tried to cancel. When I tried to cancel the contract, the company gave me a hard time & kept offering different things to keep me. I declined; I had just paid my monthly fee plus the fee to the contractor who finally came out but didn't fix the problem. Select told me that I would have to pay $75 to terminate the contract, which I think that's ridiculous. I will never deal with this company again. Thanks.

I switched to Select Home Warranty around 2020. Sales representative was excellent and knowledgeable. I was very impressed with the product being sold, but the product is not what I was sold. I didn’t file any claims the first year I had SHW, and I signed a 3-year contract in 2021 because of the sales representative’s conversations with me on coverage. I have had several issues with SHW with regard to the claim process once we have had to file claims. Some repairs have been significantly delayed due to SHW’s protocols such as it took over 4 weeks to have my dishwasher repaired.
I have a current claim open as of 1/27/25 as my downstairs heating unit is not working. SHW assigned a contractor, and the technician came out on 1/29/25. The technician diagnosed the problem as a bad gas valve. SHW ordered the part needed and it arrived at my home on 2/1/25. The technician came out again on 2/4/25 to install the part, but once installed, the unit still did not work. Technician requested a gas hose and said the part wasn’t working because the hose was bent and not allowing air through it.
SHW has had this request since 2/5/25 for the gas hose, and they are still processing this claim. SHW has approved to pay for the part but stated I have to pay for the labor. I also had to pay for the labor on the gas valve installation, which was $250, plus I had to pay the $65 service call fee. I’ve never had to pay for labor before through SHW, and when I questioned this, I was told SHW paying for labor in the past was a “courtesy” for me. The sales representative who sold me the contract told me that I would pay the $65 service fee for each claim, and then SHW would cover the repair/ replacement depending on which cost more. This statement has proved to be untrue.
I also questioned why I would have to pay for labor a second time since the technician they contracted with failed to correctly diagnose the problem the first time he came out, and I was told that was just how it was. I’ve asked numerous time to speak with a supervisor, and I’m assured a supervisor will call me back, but that has yet to happen. I’ve been calling SHW and have been in contact with the contractor 3-5 times per day, and yet this claim remains open. I am currently on day 15 with no heat in TN with temperatures below freezing and snow in the forecast for later this week. This company is inconsistent, unprofessional, and does not live up to the product they advertise.

I signed up for a free quote. The next day I received over eight phone calls from five different people, seven emails and three texts. The first person who called, kept calling until I answered the phone. He answered my questions and attempted to sell me the warranty right then and there. That was the at eight o’clock in the morning. I then received multiple phone calls. Not to mention, I was at work. Fortunately, I was at my desk and not in meetings or around other people. If it had been a different day, I would not have been able to work. I finally replied to an email and told them to take me off the list. I don’t know if they’ve done that but the calls did stop after about an hour. Don’t request a quote unless you want a similar experience.

2025--Select Home Warranty is an absolute joke-- So NOT use this company! We purchased a 3-year warranty with our new (used) home purchase, and unfortunately we had to file a claim shortly after the start for a garage door opener that wouldn't work. This company spent a week "contacting providers in their network", only to reply that none were available and we would have to find a provider and pay whatever their service fee was. And the companies they "found," who were not available (of course not), were between 4 and 9 hours away!!
The warranty technicians just give you the run-around, keep with delays, and the company (after over 5 calls) would absolutely not help us solve this issue without us incurring massive extra costs. DO NOT USE THIS COMPANY! Oh, by the way, we found a garage door company within an hour of us that could fix the exact model of our opener and it was solved in a day. Shame on Select Home Warranty, stealing people's money only to make them solve it themselves anyway.

If you have an emergency and you need an quick answer, this is NOT the company for you. I had a Gas Boiler with a leak on the return pipe that needed to be addressed quickly before the pipe failed and had a flood. I called Select Warranty to start the claim process and the next day, I was "denied" for Air Conditioning (Central) Condensation not covered. I called and spoke to 3 different agents to explain that the denial was not accurate and that I had a boiler (Crown boiler) and that this was a return pipe issue and should be covered under plumbing or heating on my PLATINUM Policy that I pre-paid for 3 years. They all said I would have to wait for someone to call me back about the reconsideration review. I told them that I could not wait much longer and needed to speak to someone and they said that this was the process.
An additional day went by with no response, so I proceeded to find someone to do the work. They had to replace 15 ft of pipe. When I called the next day, they said submit the diagnosis report. When I did that, they now denied the claim stating that I did not get proper authorization! They did not see that THEY denied it incorrectly which delayed the proper authorization. If you follow their slow process, you will have damage to your property If you want a competent company with knowledgeable customer service reps on the phone to triage and answer questions, DO NOT use this company. They just read a script and do not understand what is an emergency and what is not.

I started a claim for our heating unit in mid-January. After the assigned contractor came out, he told us the heating Relay for emergency heat wasn't working. We paid the $65 service fee, and they told us they'd submit it to Select. That was a Monday. We did not hear from either the contractor or Select by Friday, so we attempted to contact the contractor to see what the problem was. They didn't respond. So we called Select and asked them what was going on. They had no answer. The person on the phone said they were just going to attempt to contact the technician as well, but with no luck. So, they were going to assign a new contractor. However, the original contractor called this back on Monday and said he had the part and was coming out to fix it.
We let select know what was going on. The contractor came back out and was attempting to change the part out but could not do it. He said he would have to add on another part to the repair and would have to submit another claim. I called select and let them know when he had said, and then told them that our contract was going to end and it said it was going to auto renew... I did not want them to auto renew it, and just wanted to complete the assigned claim. They told me that because my contract was ended, that the repair would not go through.
I explained to them that the repair and claim was started before the end of the contract, but they refuse to honor it even though I'd already paid the service fee and the contractor had already been to my home to try and fix it. So I canceled them and told them they were terrible and I stand by that... as a side note, the contractor that came out told us that's in 7 years of doing working with Select, they have never honored a replacement of a heating or air conditioning unit even though there were multiple times where he told them the unit was no good, and they still refused to replace it for the customer and have never done it as far as he has ever known or seen... Beware....do not use this company. Research real well before settling on a warranty company.

I have been a SHW customer for about a year and all I can say is: HORRIBLE COMPANY! Every claim I filed was denied and it takes forever for the "dashboard" so you can see status of your claim! They actually consider the refrigerator and icemaker 2 different claims & you have to pay extra to cover icemaker! They also prorate older appliances if they need replacement! BE AWARE!

I would give 0 stars if I could. After having to find my own technician (since you were not able to find one for us), we paid the diagnosis fee and were told that Select Home Warranty will not cover the repair that is required due to a part that has failed due to normal wear and tear. With the technicians who specifically noted that the part has failed due to normal use, it should have been clearly covered and instead, they try to offer to pay for less than the cost of 1 of the 3 parts that need to be replaced. It is reprehensible to think that a company would deny a claim that is well within the outlines of the agreement (on a covered appliance) and which failed through no fault of our own. The only fault we have is trusting Select Home Warranty with thousands of dollars and thinking that they would actually do what they contracted to do.

When I bought this warranty I was told that it included Roof Leak, unfortunately during this winter storm, we leaked. We filed a claim and they sent a technician after 15 days when he submitted the report it was denied. I called them and ask for a specific reason they didn't explain well and didn't give any specific reason for being denied. Only when I requested a manager they didn't connect me either. Very rude and pathetic company. I would not recommend this company to anyone.

I paid over $1400 for 3 years of Select Home Warranty Platinum policy and so far out of 3 claims only 1 was covered by them. I called because my dishwasher went out. The technician came the next day and was wonderful. He diagnosed the problem as needing a control panel. 3 weeks later I finally called SHW and was told they would only cover up to $150 and I had to hire my own technician. I already paid $65 and they didn't even have the decency to notify me that they have the option of not paying the full price. See section 8 paragraph 3. I asked Deeb when would I get the money and he said AFTER I submit a repair bill.
Now, I just got off the phone with Mariel and she said my leaking shower is NOT covered. If I want that covered I have to pay $449. I have water coming from the wall by the shower head. I can't believe this. The only thing they did cover was when my dishwasher was leaking and that took about 3 weeks to get fixed because the technician they called never came back and they had to find a different one. Be careful if you are looking for a home warranty. SHW is definitely NOT worth the money.

Be very mindful of what is covered. We purchased a multiyear contract and now regret it after the latest experience with Select. Our water heater failed in January 2025 and was leaking due to a corrosion of the tank as most water heaters do over time. Ours was 7 years old. We filed a claim with Select and they first approved it after a plumber came out to look at it. Then they denied the claim because water heater was leaking! Even though Select's contract states major components are covered, leaking tanks are not.
I called to explain that a tank on the water heater is a major component and it is common for the tank to corrode and start leaking, which has been the case for all three water heaters we have replaced in past years. Select refused to honor our claim and it cost us $1000 out of pocket and took 7 days to get the water heater replaced. I promptly cancelled our contract and got $1500 returned as the remaining balance of our contract. Buyer beware! Kimbol R

BEWARE OF THIS COMPANY! My experience with this company has been some of the worst I have seen since owning a home. We had an AC unit issue and they sent out a tech who didn't even check the unit but just decided it was electrical which caused the claim to be denied. We asked for another tech to come out for a second opinion (since the first one never checked the unit or the system) and they immediately denied us. Then we asked it to be escalated to a manager and then she hung up on us without even wanting to hear the issue with the unit. Very unprofessional and disgusting when we are the ones paying them for this service.

I wish I could give 0000000 star but no option to pick. Very difficult home warranty company to work with. Basically, they do not cover anything, even with their platinum coverage. They cover items that are unlikely to break. It is a useless and very irresponsible company. I had a claim that was approved for cash reimbursement well before the policy expiration. I supplied the invoice multiple times for the cash reimbursement, but they never communicated properly. Now that my policy has been expired for a few days, they are saying they won't reimburse me unless I reinstate the policy. This is a lame excuse and an illegal practice. My claim was approved prior to the policy expiration, and now they are refusing to pay. Stay away from this scam company.

This Select Home Warranty service is a total SCAM - They do everything they can to not pay any legit claims - They have no service people in my Tampa area - expect customers to find their own repair people - pay a call estimate fee - then ask for time to review the claim - You have to pay the repair person to fix the problem - and then they deny the claim. SAVE YOUR MONEY - THIS COMPANY IS GARBAGE - A TOTAL SCAM. All their support people are in a foreign country - hard to understand - and impossible to work with.

This company was bad. They covered 2 repairs out of the 15 I submitted over the 3-year contract. The last one was my refrigerator which got its circuit board fried due to a power outage from a storm and it wasn't covered. I am still waiting for a refund from March 2024. PLEASE DON'T USE THEM.

I have had them for a few years…had two claims that they covered nothing on. Most recent was a heating issue. They sent a half-ass company that said a whole new unit was needed. Then SHW emailed and advised not covered. The company they sent advised it was covered. I had another company come out and all that was needed was a motor that was $500…not the entire unit as I was quoted was needed. I then cancelled to policy because it really covers nothing and they tried to charge $75.00 for that. Do yourself a favor and stay away from these thieves.

I purchased the premium plan and paid up front the cost for the year. When the drier broke down SHW did not send a technician. Instead they told me to find my own technician. When I did SHW didn’t pay for the repair. When I tried to cancel the contract SHW refused. I strongly recommend you don’t use this group. They are located in New Jersey and very hard to deal with over the phone.

If I could leave a 0 star I would. I currently hold a policy across 4 of my properties for 2 years now. They have let me down every time. DO NOT USE. Below is an example. I wouldn't be surprised if this company is bankrupt in a couple years because doing business like this is not sustainable. I will be canceling and recommending to all my real estate friends to stay clear.
I originally filed my claim on January 21st. A tech reached out to me to file an appointment to come out. He no called no showed me. I tried contacting the company and no one called me back that night. I solicited the company the next day to get another appointment scheduled. I was no called no showed AGAIN!!!! I also reached out to the company again and no one answered. Day 3 I was finally able to get a tech out for a diagnostics. The tech was good and completed his diagnostics. The company failed to upload the diagnostics to select until 4 days later!!
After I had to call in and confirm everything was getting done. Select did not care to do anything to help this process run timely or smoothly. HOLY COW right? Now 3-4 days after that I had to call in again to see where my claim stands because I have not received a response back from Select home warranty. The gentlemen on the phone tells me I can have $100 to go buy the part myself? This is not acceptable.
I have a Home warranty so if something breaks down like this I can have you guys come fix it. Not so I have to fix it. This is defeating the entire point of a home warranty!!!! This is a refrigerator, people use this to store food. It needs to be fixed timely!! Select home warranty and your process working with your partners has proven you are not capable of doing so.

What a bunch of scammers. Horrible horrible horrible company! I paid nearly $2,500 for a policy. The salespeople promise you the moon when they're trying to sell you the product - but then when you go to make a claim - they deny nearly everything. They are such scammers - they weasel their way out of everything and find some way to deny your claim. I would like to know WHAT IS COVERED??.... because pretty much every time I try to make a claim they seem to deny everything. So what exactly do you cover? Anything at all?

Do not use Select Home Warranty for your home warranty company. They have extremely poor customer service (evidenced by their last entry on their Facebook page was 2018!! And they blocked comments!) I have been waiting for a month to get them to approve a $315 plumbing repair bill. It is the pipe that comes out of the wall for the tub spout/diverter to go on. It snapped off and needs to be replaced. They keep denying my claim by saying that the "valve" is not covered under my plan. However the pipes of the plumbing system are. I had the estimate rewritten three times by a wonderful plumbing company (Butler Plumbing) to just be for the pipe - not the tub spout/diverter. Now that they do not have a credible reason to deny the claim they have stopped responding to my emails. They are a deceitful company and do not seem to care about their customers or their reputation!

They dedicated themselves to providing the following services: The service does not necessitate maintenance records. The total policy limit is $11,000. I submitted a claim on 11/25/24 for my refrigerator as it ceased to cool. A contractor arrived, and I paid the $60 service fee. Upon ordering and receiving the part, Select Warranty engaged another contractor to manage my claim. The contractor identified the incorrect part and placed an order for the correct one. After approximately a week, I contacted Select Warranty about the part; it had not been ordered, and a new request was issued for a contractor to visit. Weeks went by, and my refrigerator remained unrepaired despite my conversations with several customer service representatives.
During my last call, I received two pieces of information: the company informed me that I would need to pay additional funds to hire my own contractor for refrigerator service, as they did not have anyone available. They promised to reimburse me for this expense. I informed the company that this was not acceptable. They reiterated their assurance that they would provide a contractor to complete the job and offer a credit for the upcoming service fee. They have not provided me with any appointment scheduling information, nor have they ordered or delivered the repair parts to my home. It has been 3 months, and my refrigerator still has not been repaired.

Don't waste your money with this company. Select Home Warranty, in my opinion, is the worst home warranty company in the business. They come up with excuses not to cover a claim that is clearly covered under their contract. Had an oven that stopped working. They would not repair or replace. They never even sent a tech out to assess the problem. After a week of very cold weather, nights down to 20 degrees, a pipe in the wall of my house burst. It was on the outside wall of my house. They claimed it wasn't in the house so it wasn't covered. If it's in a wall of the house it should have been covered. Again they didn't even send a tech to look at it. They refused via email. If anyone is interest in taking up a lawsuit against this company for not covering claims, I'm in. **

Useless company, they have more exclusions than inclusions, they don't cover anything, please don't waste your money. I paid for a 3 year warranty of almost $1500 and filed many claims about appliance issues and they always say it is not covered. I also lost money on the incident cost.

DO NOT DO BUSINESS WITH THIS COMPANY! We have had a home warranty with Select Home Warranty for about a year and filed our first claim last month concerning an issue with our Kitchen Aid Dishwasher. A service company was assigned and came out and we paid the policy's $75 service call fee. They diagnosed the issue as a broken water pump and submitted a request to replace the pump to SHW who approved it and then ordered the replacement pump. The Pump arrived and when we went to set up an appointment with the service company to come out and install the pump they told us that they had received a notice from SHW that they would not cover the cost to install the pump and we would have to pay their service fee install the pump.
I called SHW customer service and was told that our contract did not provide for the cost of installation. I told the agent that I was totally surprised to find this out because their website states "We’ll repair your covered item. You pay a minimal service fee. Simple as that". I asked the agent how could "repair" not include installing a replacement part and she quoted me a clause from the contract stating they do not cover "doors, handles...or installation". I told her that clause was very misleading and asked her how they could equate not covering the installation of a replacement part needed to complete the repair with doors and handles? She then told me that they do cover installation in "some cases...as a courtesy".
When I asked her what criteria they use in determining whether to offer a "courtesy installation".... her answer was "That's a good question" and said she could add nothing further on the matter. As we obviously had to have the repair completed this left us having to pay for installation which should have been covered as necessary part of making the repair. This company's marketing information states that they repair covered items.... when they actually only "partially" repair covered items.
To make matters worse the dishwasher is still not working because they discovered it needs a new control board. The service company submitted a request to have SHW purchase the part and they just emailed to inform me that they determined the repairs exceed the value of my unit and will now only give me $225 towards any other repair or the purchase of new machine. Our unit was a kitchen aid that cost almost $900. So they in essence are washing their hands of this claim.

Do not use this company. I have the platinum plan and didn't use it for the 1st year. In last 2 months I had smaller claims for sewer clog and sink drain leaking and they refuse to pay any labor. They say it is an exclusion due to 1 word in section 9 "installation". Installation of a part is excluded and you have to pay out of pocket. Today the furnace is broke and they refuse to pay for any repairs. Do not use this company.

My parents had Select Home Warranty a couple of years ago for two properties. He called in July 2023 and cancelled the policies and switched to another home warranty company. A year and a half later, he started getting charge $40/month with no communication from them explaining. We called Select Home Warranty and asked about the charges. We were told the policy was cancelled and there wouldn't be any more charges.
The next month there was another charge. We called again and they said there was a glitch, and they discovered the 2nd policy was never cancelled. They fixed the glitch, and we started getting charged again. After going around and around with a customer server specialist, they REFUSED to refund the money and in order to officially cancel the policy on a date that isn't their anniversary date, they charge $75.00. I was completely shocked and disappointed on how they treated a customer. Of course, they were trying to get us to keep the policy enabled. We told them we would NEVER do business with a company that treats customers like this and would be sure to warn others. We switched to Fidelity and have been much happier with their customer service.

Stay away from this company. When you are signing up, they tell you they cover repair or replacement for the appliances that fall under the warranty you purchase. However, once you need to use them, you have to pay a service fee, and then they only cover what your appliance is worth now. We could have just bought a new appliance for what we paid for the warranty and the service fee. I would have given a ZERO if I could. They are a complete scam. Go elsewhere.

I called the other day about a leaky water pipe in my house. The customer service department informed me that I needed to wait for approval and an appointment from the plumbing company. The plumbing company had to shut off the water for the entire community, leaving everyone without water for more than five hours. If I follow their suggestion to wait for the appointment, they might need to fix or replace the floors, walls, and furniture in my house, as well as in my neighbor's house. However, when I contacted them to claim fixing the water leak myself, they rejected it because I acted without their authorization. I cannot expect an entire community to be without water for days on end.

This company is a scam, my water heater stopped working, called for Service, person showed up, very rude, unprofessional, demanding service call fees, soon as gave him money, walked to the unit, did no diagnosis. Took a quick picture and said it's up to insurance company to cover the repairs, what are joke, needles to say called the insurance company and was told the heater is not covered. Due to corrosion. After a few days I inspected the unit myself and found there was nothing wrong with heater, the fuse box needed a toggle, false accusations by Home warranty not to cover the water heater.
Next week my air handler went down, yes I had full insurance, called Select Home Warranty, yes they send another so called Technician, this guy did go to the diagnose the air handler and reported a transmitter need to be replaced, he called Select Home Warranty for approval, yes of course they denied the approval, we had winter storms and I paid out of pocket to fix my air handler, the Technician put a new Transmitter, apparently that wasn't the issue, said I needed a new unit, I then call Select Home Warranty and said what the technician reported, then they came with another excuse saying it's electrical and they won't cover the system, what a scamming company, it's a joke, please NEVER USE THIS COMPANY, YOU WILL GET RIPPED OFF!!!

It is really unfortunate one cannot rate less than one star. I filed a claim for a GE Monogram Advantium microwave ($2000). The screen went blank with a blinking line. SHW response was, quoted from the policy, basically saying, "The repair was more than the value of the repair". Therefore I was told I was approved for $95 replacement. Their max is $500. I ended up hiring on my own. A company came out and fixed it for $98. I think this warrants a full refund simply because they never asked for the model of my microwave. They never attempted to send a company to inspect it. Major complaint: english is a difficult language for everyone I spoke to. SHW sells replacement value for all home appliances with same day service. My experience is anything but. Multiple claims have been denied or coverage reduced. NEVER had a claim resolved in < 1 week! I have the email thread with the sales person and it clearly states level of coverage and service. Policy document sent after adds language that reduces coverage or is ambiguous and foreign operators are not helpful. Stay away from this fraudulent company.

My wife bought this and we had a repair to our A.C. which was $2000 and they would "reimbursement" us $150. They said all repairs were covered 100%. I followed up by trying to buy a new policy and they told me the same lies. Be safe, this is another scam out of India.

Ask for the full pdf of the policy before deciding on your purchase of this "warranty". NOTHING is truly covered. The exclusions include EVERYTHING. For example, I paid a premium to have roofing included in my policy. But after all their exclusions, I'm not sure what's left that they're willing to cover. Here's the excerpt from the policy: "This Agreement applies to roof leak repairs over the occupied living area of single family homes only. This Agreement covers the roof leaks only. Excluded: (i) patios; (ii) metal roofs; (iii) shingles; (iv) cracked and/or missing material; (v) tiles; (vi) tar and gravel; (vii) flat or built-up roofs; (viii) structural leaks; (ix) gutters; (x) downspouts; (xi) skylights; (xii) flashing; (xiii) solar components; (xiv) attic vents; (xxv) satellite components; (xvi) antennae; and (xvii) chimney components. This Agreement does not SHWP BL 05.10cover repairs requiring partial or complete replacement of the roof."
When my air conditioning went out, the repairman that was sent out told me I had purchased the worst home warranty policy imaginable. Select won't refuses to cover AC repairs 99% of the time. I haven't tried them for anything else, but I don't imagine they'll be useful for anything. I am stuck with about 2 more years on a $1,700 3-year contract with Select and it has been a huge waste of money.

RUN AWAY - to Fidelity Home Warranty or American Home Shield. NO $$ FOR REPLACEMENTS - They only pay you what they think your item is worth. Our tech said they will lowball us + to push for more. That is exactly what they did, and they refused to raise it. $100 to buy a new dryer (after the $65 call fee) is a joke. THEY WILL NOT PUT ANYTHING IN WRITING! SO THERE IS NO FOLLOW THROUGH ON PROMISES. Everything is over the phone. If you send an email, it says you will get a response in 24-hours. The response you receive says to call the Customer Service line. PRO TIP: They are not allowed to hang up. You basically need to hold them on the phone until they provide a resolution to get anything done!
REPAIRS TAKE FOREVER + CUSTOMER SERVICE SUCKS? Customer service gave a different story regarding my issues/questions each time I called. “Managers” gave a fake call back extension, said they would call me to follow up (they didn’t), that they would expedite things but there was never a follow through. It took TWO MONTHS for a simple repair. I had to call, and call, and call, and call. REPAIR TECHS HATE THEM! They warned us that SHW denies 95% of claims before they came to our house because they are familiar with the frustration. It can take 1 week+ for a diagnosis, a few days for an approval/denial, THEN they can start ordering parts for repair and scheduling the repair. They will send you an offer to leave a review for 1 month free, and they will never give you the free month.

This company is scamming people out of money. I have had three legitimate claims that have all been dismissed and not covered, even though the coverage is shown in the paperwork that is provided. I had a roof leak that they did not cover because they said that roof leaks are an add on benefit, even though this coverage was shown in my paperwork. I had a garbage disposal stop working and they made another excuse for that and a few months later my dishwasher motor quit and the excuse this time was that it was a power surge that killed the motor. Not sure how they know this and does it matter really? It is dead and it is through normal use, yet they decline to cover it. DO NOT use this company! It is a complete rip off and they will gladly take your money and then refuse to pay anything. Now you know…. If you decide to use them… it’s on you!

I purchased a Select Home Warranty Platinum Care Protection plan providing coverage from 2022 to 2028. The cost was $2250. This was their top tier plan. I wanted a company to rely on when I needed them for home repairs. I had my first claim in 2025. After about 10 days of going back-and-forth with the company, they could not find a technician to come out and service my hot water heater. Initially they would not cover my hot water heater because they were telling me that my problem was not covered under the contract. Finally they decided they would cover the problem after I threatened to cancel the policy. After reopening the claim they closed it a second time and did not inform me. I was waiting days to hear from a company to repair my water heater and that was never going to happen.
I told them I wanted to cancel the plan again and get a prorated refund for the remaining years in the contract. After speaking with several employees in the cancellation department, they would not cancel my policy nor would they let me ever speak with a manager. I was always told a manager was not available and every time I wanted to cancel the plan they would just read off this long rehearsed statement about how I am such a loyal customer and the plan would not be canceled. Finally, after getting quite aggressive with the company, I was able to get the plan canceled.
Now for the refund. I feel that the company did not pay me the full prorated amount that I deserve. I find that the amount due was short by $200. I paid the policy in full with a credit card. I am now told my refund check will be mailed in a month or so. There was no reasoning with the company. I would not suggest this company by any means. They do not seem to have any companies to provide a service. They are also very stubborn and difficult to deal with. All of the employees have a very strong accent and are difficult to understand. That makes the matter even more frustrating. I would stay away from this company. Choosing Select Home Warranty was a big mistake. Don’t make the same mistake I did.

This company advertise themselves 5 stars company. I got 5 year home warranty when I purchased my house. AC went out, ceiling fan went out and stove went out. They hired so many lawyers to make their warranty NOT to pay out anything at all to any customers. I am shocked my AC is not covered. I am shocked my ceiling fan is NOT covered. I am shocked my stove is NOT cover. So I have no idea what I even purchased. I thought I bought very good home warranty. NOPE. End up paying $15,500 for technician, stove burner 200$ and ceiling fan 180$. OMG they even charging me 70$ for cancellation FEE.

I'm so disappointed that I wasted money on this company and home warranty policy. There is always a clause or some fine print that doesn't allow for coverage and it's exhausting continually having to call to only be told once again that something isn't covered. I've added on to the original policy (we can't cover the freezer because it's not part of the refrigerator.. what?!) and was so denied coverage because the tech I was authorized to do the work didn't call them (was never told that was required). It's exhausting and frustrating to spend so much time trying to follow up only to be told, it's not covered. I'm exhausted and sorely disappointed that they are even allowed to stay in business. Don't waste your money!

I am writing to express my dissatisfaction with the services provided by Select Home Warranty. This company sells what are supposed to be maintenance contracts for plumbing, household appliances, etc. However, when you call them for a repair, they inform you that you are not covered for the issue and attempt to sell you additional coverage, which still does not fully cover the problem.
I called them regarding a leaking faucet, and they told me that I was not covered for faucets. They then convinced me to purchase additional coverage to cover the faucet. After a week, I finally received an estimate from the plumber assigned by them, who quoted $1,460 USD to replace the faucet. Select Home Warranty only offered to pay $200.00. Ultimately, I decided to call an independent plumber, who came and completed the work for $377.00. This experience has been extremely frustrating and disappointing. I feel misled by the company’s claims of comprehensive coverage, and I believe that this issue needs to be addressed promptly.

Summary: do not contract with Select Home Warranty. They have zero interest in customer service or losing customers. Their business model is to sign customers up by beating their competitors prices but not paying anyone on claims. I signed up for a 3-year contract with Select Home Warranty. During our first claim, we had issues with our Air Conditioning motherboard. Overall, it wasn't a great experience as they covered almost nothing from the repairs. In our second claim, we had issues with our dryer. The technician they dispatched temporarily solved the problem. A month later, we had another issue with the unit.
Turns out a full replacement was needed due to a wire being grounded. Three important things here: 1) Select Home Warranty valued my unit at $200 citing it was 12-years old which was incorrect. The unit was 4-years old. They ignored that fact and said it was no longer about the age of the unit. 2) They cite section 8 of their contracts to deny payment. Section 8 outlines that it's based on SHW's opinion, not fact. They use this gray area to avoid paying customers. 3) After contacting the manufacturer of my dryer, they said grounded wires are extremely rare and typically happen after someone has made repairs. SHW took zero accountability for this. The customer service agents were rude and dismissive after I politely escalated my issue. I work in sales and understand that rude, combative behavior will not get you a result. Ultimately, they are not here for customers. They are here to churn and burn.

I bought a 3 year plan over a year ago and recently claimed on my hot water heater. After paying my $65 service call I was told it was too old for them work on and they offered me $200 to replace it (techincally $135 after the $65 fee). I spoke to 5+ people trying to understand why would anyone would want their warranty if they won't fix appliances that break that aren't new. I paid $2300 for a new water heater and I'm furious and not feeling covered if something else breaks.

False advertising! They promise your heating system is covered on page one, then after ten pages of fine print tell you it's not. They guarantee a response within 24-48 hours but I just spent 13 days, in the dead of winter, after paying their technician $90, waiting to find out that my broken heating system is not covered. I am furious at being ripped off this way. You pay the technician directly through CashApp, so there's no real receipt, no accountability. The guy didn't even return to do a proper diagnosis after his first theory turned out to be wrong, he just waited two weeks and finally told Select we have the type of system they don't cover. My house has been between 45 and 55 degrees for 4 days and most of my plants have died. Do not throw your money away by signing up with this company.

This company is horrible at best. A few months ago, I still had my old home warranty, which I got with the house. The company was good but I knew that I wanted to research my own companies. Well, I called Select Warranty, and I went over some quotes and told Select Warranty that I would get back to them later. The salesperson insisted that I buy Select home, and he gave me two months extra and said that I have 11000 dollars in coverage a year on claims. Also, that salesman said that I would only have to pay 75 dollars for each occurrence. I would not have to pay for materials or labor. And get this: the salesman charged me half the price to buy a Select home warranty, which was 520 instead of 1000 dollars. I bought the policy and waited to have my old policy expire before I started using the Select Warranty policy.
Recently, I had a leaky pipe in my kitchen. The plumber came out very fast and charged me 75 dollars and he said that Select Warranty would get back to me the next day. I did not hear from Select Warranty, so I called the plumber, and he informed me that the company made a decision and said that Select Warranty would pay for the materials and that the customer would have to pay the plumber's labor costs to do the job. So, I called Select Warranty customer service, and they said, after telling some of my story above, that in some cases, we can waive the labor. My response was that this was not what I had thought about when I was hoodwinked by the salesperson, and the company manager said that they would pay for half the labor.
I had the policy and paid the 75 dollars to the plumber already, and they suggested that since I was given other information when I bought the policy, I wanted my money back and canceled the policy. Select Warranty agreed to give me my money back, not to mention that I did not use their warranty claim, and they would give me back 391 dollars out of the 519 dollars that I paid plus the 75 dollars I paid the plumber for coming out. I had to agree to take the loss and now wait a month for them to send me a check instead of paying for the whole year on my card.
Do not do business with Select Warranty and pay by the month instead of the year. You want a warranty company that takes the service charge, not the provider of service, and a company that calls you back instead of the plumber, in my case. Plus, I lost over two hundred dollars to get my money back, which I did not get back as I had promised. This company is about as good as its last positive review. This is a 69-year-old senior getting social security that they are taking their money from without doing anything.

I asked for a sample policy or at least written down details on the plan I was purchasing, they not only refused but were oddly rude about me wanting details on what I was buying a year upfront? Seemed extremely fishy. I spoke with two different people hoping it was just a bad rep, but there's definitely some red flags here. Defensive and give me your money without anything in writing is never a good start! That's when they are at their best!

I called Select Home Warranty on Monday December 6, 2024 because the heater in the house was not working. I explained that winter cold front was due here Tuesday night with temperatures dipping below 25 degrees and I needed this done immediately. I called the next day and was told my appointment was scheduled for Wednesday December 8, 2024 between 3 and 7 PM. I explained with the impending cold front that this was an emergency and needed to get done today. They explained their emergency procedures to me. I followed their procedures and had another company go out this same day. I called Select Home Warranty with the contractor on the phone as I was instructed to do. After waiting on hold for 11 minutes the recording stated that I would get a call back and I would not loose my position. I never received the call back. I called Select Home Warranty back at 3:47 pm.
After waiting on hold again for several minutes I finally got a person on the line. I explained why I was calling and informed her that I had the contractor on the line with us. She then proceeded to ask the contractor a series of questions which he answered. Finally she stated that I would be contacted the next day with their decision on whether or not they would authorize this contractor to fix the heater. I explained that this was unacceptable and I had followed all of their procedures. She then explained that the department that authorizes these request closed at 5:00 pm Eastern Standard time. The time was now 4:06 Mountain time (5:06 easter standard time). This phone call took 19 minutes. So I call first thing this morning. I ask if this work has been authorized. I was told it was denied because the work had already been performed. This in fact was a lie. I believe they did this hoping I would pay to have this fixed instead of waiting.
They were right, I paid to have this fixed. It was 30 degrees here when this phone call took place. So I called the contractor and instructed him to go ahead and fix the heater so my tenants did not have to sit in a freezing house any longer. Select Home Warranty sells you their policy and makes it extremely difficult to get items fixed by them.

You get a home warranty so that if an appliance stops functioning, you should be able to count on your warranty company to fix and if not fixable they replace. They do not tell you that if your unit is old, they will only reimburse the depreciated value which is next to nothing.

After a year of dealing with them concerning an AC/heating problem, they deny our claim saying it was an electrical surge that cause our problem. This was the third and final time we are dealing with these deceptive bastards, their phone associates with their broken-** English, are quick to quote how sorry they are and promise to solve the the problem. Hell I haven't received my reimbursement check from my washer claim Over a year ago. Save yourself a headache and choose someone else, like we did and my sister.

If I could give zero or negative stars that is what I would do. They have one of the highest service call fees of any home warranty I have ever had and the absolute worst customer service. I have called them out 3 times, twice for my dishwasher and once for my dryer. The first time I called about my dishwasher, they wanted me to wait over a week for a technician to come out when their own policy states within 48 hours so I had to fight with them about that. Once we got a tech out (within their 48-hour time frame) they made the repairs and left. Now 5 months later, my dishwasher is doing the same exact thing and they are telling me the part is no longer available and they are not willing to pay the tech to fix it using their parts. My dryer was also malfunctioning and they told me the same thing, that the part has been discontinued.
My dryer is 2 years old and the tech that came out said that he was able to find a part to replace it, but they are so cheap that they are only willing to use their discounted parts and if it is not available they will not pay for the service company to use theirs. I have basically paid a large fee to have them do absolutely nothing and to charge me $150 every time they send someone out. Their own policy states that they will repair or replace covered appliances, but they will not.
"2. Obligations. In consideration for Your payment to Select, and subject to all of the terms of this Agreement, Select will arrange for an Independent Service Technician to repair or replace the systems and appliances covered under this Agreement, when they become inoperable due to normal wear and tear. Obligations of Select under this Agreement are backed only by the full faith and credit of Select and are not guaranteed under a reimbursement insurance policy." Do not use this company.

The customer service is terrible, and they deny almost all claims I have made. I purchased a 3 year contract with them based on other reviews read. First red flag is when I call in a claim on my refrigerator ice maker. They denied claim, I sent them a screenshot of my contract which stated ice maker was included. That's when they sent me the small print that ice makers built into the fridge was something extra I had to pay for. Just this moment they decided that fixing my oven wasn't "cost effective" to fix. It would be out of pocket, and don't get me started about the garage door. I'm very happy for the folks who thought they got 4 or 5 star service. Unfortunately for me I can't even give the negative stars.

This company is scamming new home buyers, do not buy their policies. We have submitted over four claims to date with this organization and each time they find a way to wiggle out of helping us. To date, they have denied all four claims and we have escalated our concerns each time with no success. The policy they provide (even at the highest level) actually covers very little because of the long list of fine print exclusions. We even had one experience where we submitted a claim, they told us that our current level of coverage doesn't cover it (we were told we previously had the max coverage possible) but informed us that we could purchase an additional rider and then be covered, after we spent the money on the rider, they told us that we weren't actually covered after all because of an exclusion. Avoid at all costs.

Select sends out repair technicians who are undependable and do not know much about the appliance they're sent to evaluate and repair. The claims process is more than difficult. Resolution of one claim took months. They will not correspond in writing. Their service phone staff has no apparent history of previous calls. Working through their system will give you heartburn. I canceled the contract and do not recommend Select.

This company is the most dishonest company I have ever dealt with, I paid for the entire year and have had trouble getting 2 claims paid, they lied to me on the phone, kept asking for my policy to be sent to me, after 5 mos, finally got on my email, refused to mail it, and when you read the fine print they hardly cover anything, don’t cover labor on garage door opener after telling me on phone that they did, I paid service chg and they cover 105.00 on the 300.00 repair. Select Home Warranty is an absolute trash business. I took out a policy with them when I purchased my home. I spoke with a salesman that had the right answers to each of my questions. That of course was “Yes. We will cover that.” Fast forward a few months… garage door breaks. Denied. I look at the policy documents I am supplied AFTER I have paid them and they basically cover nothing but parts that break under their own use. It has to be a purely mechanical defect. They cover NOTHING else. They do not bother to disclose that. I definitely wasn’t told that was the case when I asked specifically. I was told it was all covered, floor to ceiling. Unhappy, but paid the repairs on my own.
Fast forward to winter. AC unit goes down. I have a tech out to check it out. He deemed the unit beyond repair. Mind you, they only do repairs and are not within SHW network. They don’t sell units nor do they install units. They won’t even recommend people that do those things. They have zero reason to tell me the unit is beyond repair. So, I call select. They denied me AGAIN. This time on the basis that Freon was even mentioned. They denied my claim before even sending anyone out to check it out. I’m no AC expert. I only know a few of the buzz words. But I do know that there were a multitude of things wrong with the unit upon inspection. Select was in no way interested in even trying to help or have it looked at by one of their network techs. These people have every reason in the world not to cover you. DO NOT SPEND A DIME WITH THESE CONS!!!!

I had electric water heater issues where the water wasn't heating up. They sent a technician out to fix it, he didn't fix it entirely, but did get me limited hot water. And during the process of working on it the water heater began leaking, which was not the issue before he came out. I contacted the claims manager Ron and they agreed to pay for the water heater and I would pay for the technician to repair it (which was more than the cost of the water heater).
They only sent $300 of the cost of the water heater which was $426.89 which I sent them the receipt for. So I went to cancel the warranty and they kept me on the phone trying to upsell me for 30 min before they agreed to cancel the warranty, which I had asked to do repeatedly during our conversation. Upon cancellation they deducted the $300 they sent me. I should have read the reviews on yelp 1st. I recommend anybody wanting to do business with this company to do that. I would not trust what the salesman says, please believe me on this.

After calling three times and submitting a service request through their portal, they finally sent a technician to fix my HVAC. I ended up paying $200 more than if I had called a service company directly. When I tried to cancel my policy after just two months, I had to spend 50 minutes on the phone dealing with the runaround—time they won’t reimburse me for—and they only offered to refund 50% of what I paid. This company is a complete scam with absolutely no benefit to having their warranty policy. Stay far away!

After paying for annual coverage, about 8 months later, our heat pump died. They sent their technician who submitted that the unit wasn't repairable. Select Home Warranty refused to cover anything though because they don't cover freon. I tried to argue that I would pay for the freon, but they refused to cover anything. Terrible customer service, got the same person every time I called, she would not transfer me to anyone else, claimed she was the supervisor. Also, they use different names in their emails, full name sometimes, "SHW" or just customer service, so it makes it difficult to track any email correspondence. Total waste of money!

The first time I tried to use my home warranty was on a roof leak. The person they sent did not even have a ladder or drone to look at the area in question. It took him over a week to give the company an inaccurate review, it was not even in the same area. I had made about 6 calls prior and they just denied the claim after paying the service fee. The second time was for a dryer repair. I was told it would be the cost of the service fee, after the tech left he came back telling me that the labor was not covered and I had to pay additional money. This is not how the policy was sold to me. They will go through a script and try to deny claims. Not worth the money or aggravation.

DO NOT choose Select Home Warranty! I purchased one for my son and his family on their 2 story home. He filed a claim because the heat was not working upstairs. Someone came out and repaired the heat about a month ago. Now the downstairs is not heating properly. The Select agent told him only "one unit" is covered. Since I purchased the 5 year policy for my son, I decided to call to see what the confusion was about. Both the agent and then later her manager were very difficult to understand but they both essentially told me that only one unit was covered. I told them, there is only "one heating system". They said I could have purchased an add on to the original policy but that's not even in my contract. They are ridiculous waste of money!

I wanted to say one of the worst, but having dealt with some of the worst (including American Home Shield), I can say Select is THE WORST! They are unprofessional, scammers, and liars. Their salespeople will sell you a bright world, and as soon as you put in your first claim, they will do their best to get out of paying it. They will scheme, they will lie, they will throw the contract in your face. Every claim you submit somehow ends up in conflict with the contract.
They claimed my fridge required regular maintenance, the technician had to change a part which they declined to pay for. Then my toilet, they claimed it wasn't normal wear and tear, even though the plumber they sent me put it in writing that it was. They waste your time, take you in circles, and their support call center does not have the authority to do anything and they can't put you in contact with anyone that can. Stay away from them at all costs!

The marketing agents literally say that everything is covered in this plan and you are the vip customer with platinum package. But the reality hits when we file claim, most of the things will be excluded in the claim. If something happens to be included and claim is filed then the technicians are really unprofessional and not experts at all. They do not respond when called and will show up not on time at all. Also, god forbid if you get a big claim like with Furnace or AC, they go above and beyond to prove that claim is not covered and try to decline it. I felt like it was fraud and scam, but when I realized that it was too late and did not get any refunds at all. Do not recommend at any cost.

I switched to Select Home Warranty (SHW) in July 2024 because their sales rep assured me the coverage was the same as my previous plan with Choice Home Warranty (CHW). I even showed the SHW rep my CHW policy and they promised me it was the same! Now in Dec 2024 I submitted a claim for a leaking faucet and SHW is telling me it's not covered unless I upgrade to a higher priced plan which costs $250 more! Keep in mind my SHW policy is $375 and now they want $250 more, this is over a 60% increase! I never had trouble getting a leaking faucet when I was with CHW previously. This is a warning: REVIEW YOUR POLICY carefully and DO NOT TRUST the dishonest reps at Select Home Warranty, they'll say anything to get your money!

I am a victim of Select Home Warranty lies. Sales department told me with 6 years policy not only I get discount of entire premium BUT policy is transferrable to another property, in case my property gets sold. DON'T TRUST them, when I proof house insured sold, the customer service department said policy can CHANGE OWNER but NOT PROPERTY. Who will buy 6 year policy for the benefit of future buyer? Ridiculous. Meanwhile, their service IS NOT THAT of any quality, frustrating getting their supervisor to call back, leaving messages and no one will return the call. POOR SERVICE.

While researching for appliance warranties, Select Home was recommended for Veterans. Called the 1-800 to enroll. Enrolled for our home appliances and heating/air. Was told we couldn’t make a claim until after 30 days. Our washer broke 2 days before we could make a claim. We made a claim after 30 days and were told that we had to wait 60 days to repair or replace. Was not told that on call to enroll, they offered us a "courtesy" $100, because they do not pay for this part that was broken. We paid $80 for a technician to come out and look at this. He said that part was over $350 to replace and the home warranty company probably won’t pay for it because of the price.
After speaking to 2 managers, 4 call center reps who sound like Aladdin, I was told, "I’m sorry." Was told the claim was already submitted and can’t wait a few more days to process. Instead I did everything at my end by paying and following directions, I’m told that, I’m sorry, on a scripted call log, I should have read the forms sent to me. No forms were sent, he offered to send them now. This company tells you one thing and get you signed up and when you need services they backed out on us. Thank you for supporting my husband who is a disabled veteran, walks crippled and hauling laundry to the laundromat and lying to Him. This company is a fraud, Veterans BEWARE.

They are affordable, but deny every claim I put in. You will never talk to anyone from America. It is incredibly frustrating to work with them. They also make me find all my own repair people. I tried to cancel, but they put me on hold for 30 minutes, and then told me they were closing and that I had to call back.

The business is committed to repair/replace a new/old appliance/system as long as it is working by the time of warranty purchase. It took them 4 days without resolution to address the heating system. They cannot dispatch their technician and give me a hard time to locate a local technician who are willing to work with them. NO ONE WANTS TO WORK WITH THEIR SCAM! The 4th day I was able to get a technician to diagnose the problem w/ my heating system and he told me that the blower is the problem but a replacement will be better. Reached out to SHW but they declined to cover the replacement and just pay me out max of $150 since I can't present the other 2 yrs maintenance check of the furnace since I just got this home less than a year. I did ask for a dispute to escalate this issue but they never did. It's not worth the money to invest on them!

I wish I could give this scam of a company a -10 for all of the stress they've caused me over the past almost year. The companies they hire seem to be the rejects of the community. The great companies told me they want nothing to do with Select Home Warranty. I've had the same plumbing issue for months, MONTHS, they've sent 5 or so plumbers to "fix" the issue, I pay the required fee each and every time... guess what, NOT FIXED. The last plumber said, "It's a 4 foot crack in the tile." When I called Select and told them the tiles are in the shower, and there is no such thing as a 4 foot tile, the plumber changed it to, "crack in the grout." So I had the grout ALL redone... I paid a tiler to tile! Guess what... IT STILL LEAKS!!!
So I called Select AGAIN, "well the issue was the tile, I mean grout, so we do no cover it." No joke, they hire people unable to comprehend basic English. So I am now hiring my own plumber to do a leak detect, because the one they hired said, "we turn on the faucet and see if it drips." You're kidding?! How can that tell them if there's a leak in my wall!!!
I have called so many times, this last time was the clincher. I spoke with "Jen" a supervisor in the Philippines. She/he was so rude, they kept speaking over me, I mean literally for the entire 2 minutes I was asking a question. I said, "May I ask my question without you speaking over me?" and they said, "oh, you want me quiet. ok." So I asked my question... I waited, I said, "hello?" I waited (I recorded all of this too!), finally "Jen" comes back and says, "can I talk now?" very sarcastically. I said, "I need you to speak to me in order to answer my question, but you put me on hold." They then said, "thank you for your call, did you need anything else?" THIS IS THE LACK OF SERVICE THEY PROVIDE! DO NOT USE THEM! DO NOT!

Absolutely horrible experience. We switched from a different home warranty company after their prices went up. One of the questions I specifically asked was if we had an appliance break down if it would be replaced or repaired. I was told "Yes, it is repaired or replaced". That is not the case at all. If your appliance is older, you are given a refund based on depreciated value. So, when our dryer broke down, we paid $75.00 to have the tech come out and evaluate it and then we received $125.00 to replace it. We netted $50.00. You do not receive the contract until after you pay, so there is no way to confirm what you are told. I understand it is my responsibility to look through the document, but one also can expect to be treated with honesty and integrity.
In addition, the salesperson was very pushy and tried to get me to purchase a 5 year policy. Thankfully I did not do that! I have asked that our contract not renew when it is up. I am expecting a fight when that time comes as I am sure it will renew even thought I put in that request. Would not recommend this company to anyone!

Good Morning: For the past now going on 5 years, I have been a faithful customer of "Select Home Warranty" out of: Mahwah NJ. Headquarters: 1000 Wyckoff Ave Fl 3 Mahwah, NJ 07430-3164. Phone: (855)267-3532. My policy number is: **. I originally submitted my claim on 11-28-24. I have been in constant contact with them to fix a leak in my roof. My policy includes "roof leak protection". I keep being told that their "roofers" are all backed up, and to try and find my own solution, and if I jump through the hoops they have in place, they will try and get my problem fixed.
I paid them to handle my covered needs, I don't know any roofers and frankly, don't trust any of them. I chose SHW, because they supposedly prescreen their contractors, so I will not get ripped off or have to pay anything other than my 45.00 service fee, for the covered repairs. As you know, we are entering Winter weather season, and with the increased rain we have been getting, the condition of my roof, is only going to get worse and the internal damage is already starting to get worse. Please, I need your help to get my roof fixed. I am handicapped and my wife has just recovered from Cancer. I don't want to have a mold problem as well.

I put in a claim for a broken garage door belt. The company they sent tried to sell me a new garage door when all I need is a belt replacement. Now SHW is saying that my garage door is 15 years old and they won't fix/replace the belt. The technician verified that the motor and door work. When I called to discuss this, they just hung up on me. Horrible!

Select Home Warranty is running a racket. I have had to call them 4 times in 18 months for the same issue with my boiler. The guys they sent in never fix the problem, just replaced parts, because they did not know what to do about it. I had the control panel to the unit replaced twice in a year. The gas valve replaced, the ignitor replaced and a full maintenance done on it. I had to pay the service fee each time and when they said it was a maintenance issue nothing else I had to pay the HVAC tech $250 directly. I still have the problem. It runs erratically. I hired my own HVAC tech who has a great reputation locally and he said the boiler is in very good condition. So, the problem remains I think in the cheap replacement parts they order. Made in China. A repeat problem should not be charged for over and over again. They would not fix my built in microwave that was 18 months old, just offered me $100 toward a replacement.
My dishwasher broke a month ago. They sent in a tech who replaced the control board. It worked for two weeks then stopped. I took off the base panel and there was a wire that wasn't connected. I called him and he said to call them and start over. I couldn't fix it so I got a new dishwasher with a 10 year manufacturer's warranty. SHW is a racket. I would never recommend them or any warranty program. Cheaper and easier to buy new appliances. They are built like junk and are designed to break down. What a collusion between appliance manufacturers and warranty companies!

I purchased a 3.5-year policy from Select Home Warranty, and during the first month, I noticed that the garage door opener was not working. I filed a claim, and a technician was dispatched to assess the issue. The technician determined that the garage door opener needed to be replaced and presented two options for a new device: one costing $700 and the other $1200.
After spending an hour on the phone with the home warranty representative and the technician, I was informed that Select Home Warranty could not replace the unit and would only reimburse me $150. This was extremely disappointing, as the technician charged me $854 for the service. Furthermore, upon researching, I found that the same garage door opener is available online for just $189, which adds to my frustration. Given this experience, I feel deceived and dissatisfied with the service provided.

Select Home Warranty (SHW) is a complete fraud! This is their business model: They send out unqualified technicians who produce false reports to deny coverage. As the customer you have to pay for the false reports, which you never get to see. When our electrical panel broke down, we obtained reports from two professional electricians, both of whom confirmed the issue was due to wear and tear—a condition that should be covered under the service contract we signed with SHW.
However, SHW dispatched their own technician, who vaguely cited "bad wiring" without providing any photographic evidence. Based on this vague assertion, SHW claimed our electrical system was "improperly installed" and denied our claim. When we demanded evidence to support their claim of improper installation, SHW simply referenced their technician’s report. And when we requested to see the report, they refused to send it to us because their policy does not allow them to share the report with customers.
To make matters worse, the technician they dispatched (Sams Marc from Intellinett) is now unreachable, and there appears to be no record of this person as an electrician or the company online. When calling SHW to dispute, their representative simply said they cannot change the decision of denial because it has been made. This is ridiculous and I will take this fraudulent company to court. Avoid falling victim to this scam company!

I had an issue with my spa and my refrigerator and they tried to say the icemaker wasn't covered on the refrigerator and that electric wasn't covered on the spa. Oh, Select Home Warranty, where the only thing quicker than their sign-up process is the speed at which they’ll dodge your calls when you need help. It’s almost like a game—who can you ignore the longest? Will it be the claim you filed three weeks ago? Or that question you’ve been asking about the coverage you thought you paid for?
The "Home" in Home Warranty? Only If You’re Talking About the "Home Alone" Feeling You'll Get When They Leave You Hanging. You’d think that a warranty for your home would actually cover the home—but no, they have a very selective definition of "coverage." It’s as though they’ve taken the phrase “terms and conditions apply” to a whole new level: Your leaking roof? Sorry, not covered. That fridge that broke right after you signed up? Yeah, that’s totally your problem now.
Customer Service? More Like Customer Disservice. Trying to get in touch with their customer service is like trying to get a response from a ghost. Even when you do manage to get them to respond, the service providers they send are often questionable at best, and entirely useless at worst. If you wanted to pay for a warranty and still end up with more stress than before, congratulations—this is your company.
Selective Coverage, Selective Response. It’s honestly impressive how selectively they respond to customers. Sometimes, they’ll offer you a full refund... as long as you don’t mind waiting the next five years for it to come through. You’ll likely get an email in response to your desperate inquiry saying, “We are processing your claim,” but that’s the last you’ll hear about it. Don’t expect anyone to follow up with you or care about the issues you’re facing. They’ve got other clients to ignore.
To sum it up: Select Home Warranty, where the service is as broken as the appliances you’re trying to fix. They promise the moon but deliver a confusing constellation of frustration, wasted time, and unmet expectations. Ah, Conner **—let's talk about him. When it comes to customer service, Conner seems to have mastered the art of saying nothing while making sure you get absolutely nowhere. Need help with your claim? Well, Conner might give you an email that’s as helpful as a piece of paper that says "Good luck!" and leave you wondering if he even read your concern in the first place. It’s almost like he’s on a personal mission to make sure you regret ever trusting Select Home Warranty in the first place.
And don’t even bother asking Conner for a direct solution. He’s the type to send you in circles, offer vague promises, and then disappear into thin air when you follow up. It's like he’s playing a game of hide-and-seek, but with your home repair, and unfortunately, you're always the one who's it. This is a rip off company. They take more than 100 hrs to reject a claim even for emergency services like air and heating. They have excluded parts mentioned in the contract, but there is another clause under section 1, if it is not mentioned under specific Appliance/system, it is not covered. I have no idea on how to ensure that before signing the contract. e.g. Evaporator coil is not mentioned under the AC in either covered or excluded items, so it is not covered.

They don't cover anything, and will ignore your calls until you literally wait on hold for a supervisor. They call any repair an installation, so they don't have to cover it, under section 9.1.2. In the miracle where they may cover something, you have to pay out of pocket and then after a minimum of 37 days hope they send you a check in the mail. This is a total scam. Unfortunately, this company is a scam. My fridge started building ice, so I called them. The first time the technician came out and told my wife to plug and unplug the fridge. He did not diagnose anything. I was out of town, so I couldn't do anything. I called them back, and they sent the same technician. He googled the problem and said the same thing. Think about every time he showed up. He charged sixty-five dollars for nothing. The customer service people are rude. So don't waste your money.

One of them said they want to send me the parts but I have to pay for labor and now that I want to cancel, they want to charge me $75 to cancel my policy. I would highly advise against using Select Home Warranty. I had the worst experience dealing with them than with any other company! I would give Select Home Warranty a negative 5 star review if that was an option. I purchased a 3-year warranty plan that began in 1/2023. I filed my first claim in 5/2024 and a technician diagnosed a problem with my wash machine but the claim stalled with the technician and SHW blaming each other for not fixing the problem.
I had to leave my home over the summer so SHW advised me to re-open the claim in 9/2024. They were unable to provide a technician at that time and advised me to find someone else to repair the washer and they would re-imburse me. It took until 12/5/2024 for me to finally receive the reimbursement after making dozens of telephone calls to them over that time frame to resolve the issue. Ultimately, I requested a cancelation of the remaining term of my contract. This took another 4 telephone calls. Each agent attempted to coerce me into staying with SHW, one told a blatant lie that I had agreed to keep my contract.

DO NOT SELECT THIS COMPANY! We recently bought our first home, and Select Home Warranty has been a complete nightmare! My title company sent out the year premium and had to cancel the check because the warranty company claims they never received it, they reissued it requiring a signature, and again the Select Home Warranty claims they never received it even though I have the name and date of them receiving it. It has now been 6 weeks since closing on my home and they still have yet to issue a policy for me. I have called and been told I have an active policy, then I try to log in to the customer portal, and it says I have no policy, so I call back in and surprise I don’t have an active policy…
I spoke to all the departments for more than 5 hours trying to get a resolution and they kept passing me off to someone else, don’t bother asking for a manager because they have to schedule a call for you and that never happens. Billing will tell you after they actually receive your payment in addition to the 30 day waiting period it also takes an additional 3 weeks for them to even start your policy. Also if you don’t have service receipts for your equipment for a minimum of 6 months they won’t even cover it if it breaks! Do yourself a favor and skip this NIGHTMARE of a company! Any other company would be better I guarantee you!

The water heater was not covered at all and the sump was only covered for $189 and the $425 balance was to be paid by me. They said that it was considered a new replacement of the pump and therefore only partially covered. I could have purchased a new one and put it in myself but I had already paid for the $150 "diagnostic fee". I wish I could give ZERO stars for this company. Select Home Warranty is a complete fraud. I have filed 3 claims with them over the past few years. And not one claim was ever satisfied. You pay $75 for someone to come out and basically they look at the item and say “nothing we can do”. Or with my dryer which worked it just made a loud sound they came out took it apart and said the drum needed to be replaced and it was an easy fix. Left my dryer in pieces left and then I received an email from Select Home Warranty that said the item can’t be fixed and we will give you $100 toward a new dryer once you send the receipt. So now I had a dryer in pieces which worked and no one to fix it.
800 dollars later I had to buy a new dryer and never received a refund for 100 dollars from Select Home Warranty. And when the company came out for my air conditioner they couldn’t do anything. So I had a company come out not with select home warranty who used to work with them and they informed me that Select Home Warranty won’t do anything to help me and won’t spend any money to repair anything. They are a waste of money. And on top of all that they informed me it’s 75 dollars to cancel. Total fraud. DO NOT PURCHASE THIS HOME WARRANTY.

This company is a total scam. They steal your money with no intentions of ever honoring their policy. Waiting 1.5 months to have a their technician contact me, never happened. They finally told me to hire my own tech and they would reimburse me. With less than a week before Thanksgiving I discover my oven is not repairable and needed replaced. They won’t cover anything because the tech tried to install a part that ended up not even being able to fix the oven. Because I didn’t wait a week for them to get back to me they stated they won’t cover it. After hours on the phone they offered to cover the next service call fee of $65. After another day of going back and forth they offered me $200. So after the service call fee of $129 that they won’t cover, I’m left with $70 to buy a new oven. Hundreds of 1 star review on multiple websites that have similar stories to mine. Company is a fraud and a scam. Do not support them.

This company is nothing but a scam. They will find ways to not cover your appliance, or they will just cover the parts and you are stuck with the labor cost. DO NOT SIGN UP WITH THEM. I used to have American Home Shield, when I had a claim I paid my deductible and they sent a technician who fixed the issue and I never had to pay more than my $85 deductible. Since I signed up with Select home Warranty I pay my $65 deductible and then have to pay $250+ in labor costs for the repair. If you have them as your warranty company cancel your service and find a more honest company.

Both times they have found excuses not to cover. This last time was the worst. I had a plumbing issues in the shower and they started with their semantics in order to get out of fixing anything. They finally said I could get a plumber to write up a report of the problem. I basically had to do all their work and it still was not covered. I waited 5 days before anyone bothered to call me. Most of their responses were like automated useless information. To top it off the representative told me if I paid 200 a month more they would cover it. No Way! Whatever you do not waste your money on this company. They will lie to you and bleed you dry.

Stay far away from Select Home Warranty, they will do whatever they can to not honor your claim, including making up details that your technician did not even tell them. If you legitimize your claim, then they will just find some other excuse to not honor it. I signed up for three years, so far it’s been a year. I made six claims, and every one of them they found a loophole in the contract to exempt. I’m selves from paying a penny. I have now canceled my contract with them.

Go somewhere else. Had to do all the leg work. Get an email stating they are working on contacting service, but aren't. Then email I can do it, with these stipulations, then never got reimbursed. When I tried to cancel my policy, the guy kept saying he will cancel, but kept trying to get me to stay. After 20min. I hung up. Had to call my credit card company to deny recharging. Good thing I did, because they are still trying to charge for a service I cancelled. Make sure you read the fine print. Not worth the money.

This was the worst experience ever! This company operates like a scam, solely focused on getting your money without providing any real service. From the moment you sign the contract, it feels like it's rigged against you. To summarize, we experienced an HVAC failure, and they didn’t send a technician for a week. After ten days, they rejected our claim, stating that electrical failures are excluded from the warranty. As a result, we ended up paying an annual warranty fee, two technician fees, and all repair costs out of our own pockets.

I bought to be a VIP plan and paid for 3 years with a 6 month free. Paid $1319.19 in May 2023. Recently my 4 year old washer needed new bearings. According to Select it was not cost effective to repair and offered me $225. They said the service person spent 5 minutes and sent them a bill for parts & labor $770. So Select said it was not cost effective and prorated the age of the Washer. I asked for a refund of my policy and was offed $405.70. I've have Select Home Warranty for almost a year now. I've submitted a claim over 2 weeks ago about my fridge leaking water in the floor. Claim #**. Still haven't heard from anyone. I've called several times and they keep telling me they will escalate the claim. But when I ask to speak to a supervisor or manager there's never one available. The best home warranty service in my opinion is 2 10 HOME WARRANTY. That's who I'll go back to. Or just save the money I pay them so I'll have it instead of being scammed out of it each month

Had an existing account with Select Home Warranty and placed a service request for my dishwasher on Sept 15th. Two weeks went by and they weren't able to send someone out to repair it. SHW advised I find my own contractor and call them with the estimate. Called and got approval for the repair of $375... Repair was made and I immediately submitted for reimbursement from SHW. They responded that they received my invoice and it would be processed. My SHW contract ended in the middle of October and I called for a status update on my refund. "Your refund is on hold until you reactivate your account." I advised I wasn't happy with their services and wouldn't be renewing my contract with them. "We do not issue refunds to inactive accounts" I advised I had the approval email and the email acknowledging the invoice and that they have approved the reimbursement with their claims department.
Long story short, they withheld my refund/reimbursement until after my policy expired to avoid refunding me. I wouldn't have spent $375 on a dishwasher repair when you can buy a new one for $400.... AVOID SELECT HOME WARRANTY AT ALL COSTS, horrible customer service and they are actively looking for ways to screw their customers.

Totally dissatisfied with this company. Upon submitting a claim I was told I had to pay the entire claim amount and send proof I had paid it. After paying the entire amount I only received a partial amount reimbursement. Then when I went to cancel this service they want to charge me another $75 to do so. Please beware of this company. They are not truthful.

I am writing to express my extreme frustration and disappointment with the appallingly poor customer service I have received from your company. I have been a paying customer since January 2023, and in November 2024, I filed a claim for a dryer that stopped working. While I initially appreciated the promptness in sending out a vendor, the experience quickly soured. The vendor determined that the belt and heating element needed replacement, with an estimated repair cost of around $350. However, Select Home Warranty decided the repair was "not worth it" and offered a mere $100 for a replacement, citing the "depreciated value."
Let me be clear: $100 for a dryer is not realistic in today’s market. When I purchased this warranty, I expected it to honor its promise—a warranty, as defined, is a written guarantee to repair or replace an item when necessary. Your response fails to meet this basic obligation. Since receiving this decision, I have made three calls attempting to escalate my issue, each time requesting to speak to a manager. Every time, I was told managers were busy and would call me back within 1–2 hours. Not only did these promised callbacks never happen, but during my third attempt, the call was disconnected. It’s clear I’m not alone in my dissatisfaction since managers appear constantly tied up with other disgruntled customers.
This entire process has been a nightmare, and it has left me feeling unheard, unvalued, and outright scammed. I expected far better service for the money I’ve paid over nearly two years. At this point, I feel compelled to warn others about my experience with Select Home Warranty and encourage them to seek alternatives. Once this issue is resolved, I will be canceling my warranty and taking my business elsewhere. I demand an immediate resolution to my claim and a response from a manager who is willing to address this matter seriously. Anything less will only reinforce my belief that Select Home Warranty is the worst warranty company I have ever encountered.

Do not use this company. I have several rentals and thought I would try Select Home Warranty on a property I rent out in MC, as they are cheaper than most Home Warranty companies. But you PAY for what you get. Their customer service is atrocious, and they never call you back or have anything meaningful or helpful guidance. I placed a call into SHM on Thursday 11/14 via the portal and then waited over 24hrs for anyone to respond to my phone call I placed after the initial claim. Once I finally got hold of someone, they gave me no help and as my claim was an electrical outage at the property, I told them there are two young kids at the property, but all they said was I will receive a call or an email when they find a licensed contractor. Never got a call and Finally got the email on Friday 11/15 and it basically stated, they could not find a local company and I had to find one.
I then rang around on Saturday morning and found a local company that could be at the house on Monday AM. So I scheduled the Electrical company. Strange it took me 10 mins and a large HW company could not find one.,, Monday morning came around and the Electrical company found the issue and quoted me for the work, which was only under $400 dollars. I then due to the SHM policy had to call SHW and get the amount approved. I got on the call with the agent, and they said at this time they will transfer me to the claim approval team. Got transferred and was on hold for 15 mins and at the end they gave me an auto option for a call back, so I went with that option as the Electrical company was waiting. I had the electrical company leave, but confirmed I needed to work at the house by 12pm, as there are two small kids and it's winter, and the house is in NC.
After 2hrs no call back from SHW so I got hold of the Electrical company and had the guy come back and do the work. I still did not hear anything and called SHW but the agent I spoke to did not have an idea what I was talking about, and I could not understand them as the SHW is not in the USA. So, I emailed SHW and told them I approved the work as it was a dangerous electrical issue and sent them the invoice. 24 hrs later I received an email back stating that they will not be approving my claim or issuing me the money I paid back via a check. So, I contacted SHW, and they have flat out refused to honor the money I paid for the electrical work at the company. Plus, still waiting for that last call back from SHW management. AGAIN >> DO NOT USE THIS COMPANY.

We have been without heat for 2 weeks and counting, just jumping through hoops to have our claim processed. They ask for info, we send it, they say 1-2 days to process, call in 2 days, they say they didn't receive it, send again and rinse and repeat for 2 weeks of kicking the can down the road. They're quick to take your money but surely their business model is to exhaust you into making the repairs yourself independently. Stay far away, it's a complete waste of money and effort!

What a joke! SHW neither repairs nor replaces appliances. When my dishwasher was determined to beed to be replaced, they offered $100 to buy a new one. Ha ha. A new one costs $500 to $600. Their offer doesn't even cover the cost of the technician whom they sent to evaluate the dishwasher!! A complete waste of money.

I had paid insurance for two and half years, never had a claim but this summer of 2024 when the temperatures rose to 115 my Air Conditioner broke down. I called Select Home Warranty and told them I needed my A/C repaired. They told me they were so busy they did not have anyone to come and look at it and to find one on my own and they would refund up to $109 for the service visit.
After I sent the receipt to Select Home Warranty and was told I needed to replace different parts it would be better to get a new one. I was given the impression by the Select Home Warranty that they would help me solve the problem. Every day for two weeks I called and they told me their team would meet and let me know how they would replace it. They have trained their employees very well to lie and try to convince you they are working on he problem when they are not. After two weeks of suffering from the intense heat I went ahead and bought a new Air Conditioning system, sent them the bill and never heard from them again. They are such thieves they did not even pay for them. DO NOT WASTE MONEY WITH THESE THIEVES!

I canceled the home warranty with Select Home Warranty because they would not honor the warranty. I had multiple issues with my refrigerator and they would not cover repairs and said that they would give me $185 towards a new one. Also would not honor repairs on AC unit claiming an electrical issue when in fact it was not, got a 2nd opinion.
Read your contract carefully because there is a $75 cancelation fee that reads as if you are a new customer but applies even if you have been a customer for 10 years. They would renew my so called contract automatically but told me I was month to month. That makes no sense to me. Lesson learned. Do not trust ANY business and do not sign up with ANY business until I have literally read every single word of the contract. I gave it a 1 because I had to. We all know that we pay more into these warranties than we get out. Maureen and Faith kept trying to pressure me into staying until my so called anniversary date, so they could suck and $350 out of me, which is much more than the $75 fee. All I want is my $75 and call it even. Poor service in exchange for a refund. Opened a saving and put that money in it for future repairs. Don't touch it. I suggest you do the same. Home warranties are a rip off.

On October 15th, my refrigerator broke and stopped cooling. Select Home Warranty hired a “company” to fix it and sent him out on October 31st, over two weeks from when I made the claim all while my refrigerator is still running and not correctly. The company who came to fix it was a single man company that did not speak English and had two unlicensed appliance technicians come to my house on his behalf. They charged $75 and only accepted Venmo or Zelle (not a credit card because that could be disputed) before even looking at my refrigerator. He tightened some wires and said “I fix loose wire if no work it’s compressor” and left. I heard nothing for 72 hours so I called back and Select Hoke Warranty (called “SHW” from here out) said that they haven’t received any paperwork and I needed to call their technician and see where it was.
After calling the technician he said he was waiting for authorization from SHW. I called back SHW and they asked me to 3 way call their technician. I did and then it was a he said she said as I listened to this call. Very odd. Their tech hung up and I asked for a new company. I heard nothing from SHW so I called again to follow up and they said they had someone coming Friday November 8th, one week later. The new company turned out to be another individual who fixed exercise equipment per his social media thumbtack website. I told them this was not acceptable, I had been out a fridge for almost a month at this point and I needed someone to come out or I was cancelling.
SHW then asked me to give them a chance and sent an actual appliance company. The technician said my compressor failed and wasn’t pumping refrigerant. He requested for a lm entire new seal system (compressor, fan, coils) because he wasn’t sure if the other parts would work any longer even with just a new compressor because it had been running this way for so long and there could be a clog or leak he wasn’t sure. SHW then denied the claim even though all the requested parts are covered simply because they were all requested together as a part of the whole seal system which is not covered. If their technician had simply requested a compressor alone it would have been covered. If that didn’t work he could have individually requested other parts after and they would have been covered.
The worst part is that if they had sent a technician in a timely manner to fix it and not waited two weeks to send a shoddy contractor then most likely I wouldn’t even need any other parts. I told them on the 15th of October too during my initial call it was the compressor. This company is terrible. They will steal your money for services they won’t provide even though they are contractually obligated to and send unqualified “service provider” to your home. Also you’ll have to wait almost a month for them to even send anyone. Awful, Awful service.

I don’t think it’s worth investing in their warranty plan. They will not cover repairs for old appliances and will offer very little compensation after you pay the $75 co-pay, which feels worthless. I would give them 0 stars. I suggest you save your money and look elsewhere.

THIS COMPANY IS A BIG SCAM. Do not buy their coverage. They will find every conceivable way to deny coverage and I was left stranded with a downed heating system that their technician took apart to diagnose. The tech submitted the claim to replace a circuit board and they refused to cover the repair because I did not have 3 years worth of maintenance records. I have been in my house less than a year! They offered me only $150 towards an $1100 repair. I am canceling my policy as they will prorate the premium monthly. DO NOT USE THEM!

I had an Emergency on a Saturday, I called, did not get a answer. My water heater was leaking all over my basement. So it would not cause more damage I got someone to replace it. I called Monday they informed me it would be Wednesday before someone could fix it. Since Lowes was on their way I went we Lowes. OK I did not follow their rules. I would have worse problems if I waited. All I wanted was a little back from the expense. They sent me 150 dollars. For something that cost 3000. When I canceled they charged me 75 dollars. I would not recommend this company for a dog house. All they care about is $$$

Beware. Do not do business with this company. I filed my first claim on a dishwasher. Claim number **. The technician came out and found that the pump and heating element needed to be replaced. I paid my $65 service call. He called Select Home Warranty and I was present. They only wanted to cover the part with the cost of $300. They wanted me to cover the labor. It states nowhere in my contract that I would have to pay additional money. They told me that they were just going to give me the value of the unit. I read my contract under dishwasher and I quote this is what it says. "6.2.4. Dishwashers. This agreement covers all modules, components, and parts of the dishwasher necessary to the functionality of the dishwasher. Control boards. pumps. switches. drain pump. temp control. heating elements. drain lines. Excluded racks and rollers".
I called to cancel contract and they gave me a huge run around. They wanted to charge me $75 to cancel. Even the repair tech told me that he does not deal with them much that they owed him for two other jobs. I heard him ask them about that on the phone. He said they are nothing but a scam. So, I made another call and another representative was very rude and basically told me that the dishwasher was not worth it and I could by a new one for $300 and that I should just accept it. Tried to tell me about another rule in the contract of like number 8.1. I told him that I did not even have a 8.1 in my contract. I had the contract right in front of me. So, What did he say. "I will then cancel your contract" and then hung up the phone.
I always wanted to have protection with my appliances and thought I believed in this company but I was proven wrong on the first claim. Now this is hearsay from the tech but he said he just worked on a air conditioner for another customer and outside unit needed to be replace but because they could not provide yearly maint records the claim was denied. So, Just be careful in the home warranty process. You pay 800 to 1k per year for what. You might as well just take that money and put it in a savings account to cover your own repairs because in the long run you will end up paying for just the depreciated value from what I understand and they are not upfront with that part of the business. We switched from Choice Home Warranty to Select Home Warranty and had nothing but disappointment and disgust from them. We filed 2 claims, 1 with our A/c which they denied and our refrigerator wasn't working properly and they denied it too. There is a serious communication barrier with this company. It was very hard to understand all the agents we spoke with. We moved and canceled our policy as it was not transferable to our new home and the denied a refund, even though we had 32 months left on the policy. They said it was because of the ll the cancelation fees. STAY AWAY FROM THIS COMPANY. THEY ARE SCAMMERS.

I filed a claim with Select Home Warranty, only to be told my account was expired. My payments were taken out of my checking account, without ever missing a payment. It took a month for them to discover that my account was actually paid in full every month. In the mean time it was in the 90’s in Florida and I had to get the A/C unit repaired, my house was 93 degrees. It was extremely difficult to work with customer service. All agents spoke very little or hard to understand English.
It took weeks for them to admit that they were wrong and my claim should have been accepted because my account was up to date, paid in full for almost 3 years. I submitted all documentation from a reputable A/C repair company. My claim was denied because they did not authorize the repair. They would not even listen to the facts that they created the need for me to go ahead and get the A/C repaired. I was cheated & I don’t want anyone else to experience what I had to go through with this fraudulent company. This company is as bad as they come, customer service is non existent. Terrible experience. Terrible company.

I bought home warranty on for 3 years. My purchase date is sep 26 2024. I filed an incident. My oven is not heating properly after 30 days of coverage as per their policy. The technician came and took my 60 usd service fee. He said that you have to fix the panel or sensor that is tripping the oven without doing any work on the oven. The next day SHW sends me an email that your effective date for your policy is oct 26 and nothing gets covered for next 30 days. I told them you all are scammers are ridiculous.... so you mean to say that I pay and I wait for 60 days to file a complaint?

"This company engages in deceptive advertising. They claim to cover all appliances in the house, but my 5-year-old water heater is leaking and they refuse to cover it. They do answer the phone but the service is probably the cheapest. They won't cover anything fully though they will give you a hundred to couple hundred usually even if the product is close to brand new. Sometimes they will provide you a technician others you're stuck figuring it out.

They deserve ZERO stars. I purchased two platinum warranties. I had one claim for each property. One a/c problem, the other a plumbing issue. After waiting weeks for them to send someone out I finally had to hire my own repairmen. SHW refused to refund my money or reimburse me for hiring someone.

I would rate this company less than one star if I could. Despite buying their top-tier Platinum package and paying for three years in advance, I’ve consistently faced issues when needing assistance. Each time I filed a claim, they found excuses to deny it, without providing valid explanations. When their agents couldn’t justify the rejection, they would simply offer a $100 refund instead of addressing the issue. If you value your time and money, look elsewhere. This company’s service falls far short of the promises in their premium packages.

Select Home Warranty has a few fine lines in their contract you need to be aware of. The first one is that anything said on their website or by an associate has no bearing on your actual coverage. This means they can promise you all the protection in the world and simply find some random excuse to deny your claim (like any/all electrical problems are not covered despite everything being made of electrical components). The 2nd is that if something is too expensive to repair, they will only give you ~5-10% value of the component/unit and say it is because of depreciation, and nothing more. 3rd is that Select has a hard time getting contractors to work on your units because they frequently do not pay the contractors, I have 2 contracts still waiting to get paid for working on my AC unit over 6 months ago... Select is a horrid company! DO NOT BUY THEIR COVERAGE!!

This place is a scam. They will use loophole 9.1.2 in the contract to avoid any repairs. They will say the appliance is too old or you did not maintain everything yearly (like AC), if you do not have some record where you have someone come clean everything once a year then per 9.1.2 they do not have to pay for repair. Buyer beware! I never had a problem at American Home Shield! Going back.

Select was very fast in getting a repair person to fix my installed refrigerator icemaker. Of course, it initially wasn't covered because in their list of appliances that are covered, there is a listing for ice maker, but it's listed just like lots of different appliances -- it does not say refrigerator icemaker. So, when there's a service call they say, for an additional $100 we will cover the icemaker. Then, when the service tech calls and says Select has approved the part, but will NOT PAY INSTALLATION. If you look carefully at the list of items not covered, installation is on the list, though, of course, not featured. The place to get that information is here.

Select Home Warranty is a terrible company! They claim they will take care of you but they don't. When you file a claim they do not respond with a answer on your claim with in 24 hours. Select claims they sent an email they are working on the problem and that is the answer in 24 hours. Bull. I have had 3 claims with this terrible company and all of them I have had to keep calling for an update as they don't let you know. When you call they are working on it. Bull. I have had to find my own technician for all 3 claims. Select pre authorizes you $100.00 when you call your own tech but if you don't call them before the work is done Select won't pay you for the job or the $100. preauthorized amount.
They insist the tech I get was to call them. Usually the tech is here later in the day and do you know how long you have to wait on line? Do you know how many times you have to repeat your name and address and then still was on hold for 45 min. The tech I got to fix the last job had many others to do, he did not have time to wait around for the phone call. THIS IS A TERRIBLE COMPANY! You pay them for the policy and you still end up paying for the work to be done.

I deeply regret purchasing a home warranty from Select Home Warranty. My experience with them has been nothing short of frustrating and disappointing. Here's why: Failure to Provide Service: When our hot water heater broke down, we immediately filed a claim. According to their contract, they're supposed to send a technician within 2-4 days. We waited for over 10 days, and no one ever came or even contacted us. Left Without Hot Water: My family, including small children, was left without hot water for more than 10 days. This caused significant inconvenience and potential health issues.
Unfair Claim Denial: When we submitted the bill for reimbursement, Select denied our claim. They cited a clause saying they don't cover repairs they didn't authorize - even though they failed to send anyone in the first place! Poor Customer Service: Attempts to resolve this issue with their customer service have been futile. They've been unresponsive and dismissive of our concerns.
Contract Violations: Select Home Warranty violated multiple clauses in their own contract, yet they refuse to take responsibility. In my opinion, this company does not honor its commitments. They seem to collect premiums happily but do everything possible to avoid paying claims. Save yourself the headache and money - avoid Select Home Warranty. You're better off setting aside money for repairs yourself than relying on this unreliable service.

Do not purchase a warranty from Select Home Warranty. They are not available 24/7 as advertised. I filed a claim, 10 days later was told my appliance was too old and offered $150 toward replacement of $4300 unit. Tried to cancel the policy but was passed on to more employees up the chain of command who promised my next claim would be satisfied. Argued to cancel the contract and then eventually after calling back 4 times to cancel, I was charged $75 fee for cancelling. Do not trust this company. They are low quality and will not complete repairs or replacement as they advertise. They depreciate an item based on its age and then give you replacement value based on the age. Just like car insurance, you file a claim and you never get enough to replace the vehicle.
I had a previous contract with American Home Shield and changed to this company due to rising costs, then after 10 years of no claims with AHS, I finally had a claim but with the Select Home Warranty. What a shame, 10 years with one and then 2 months with a new one and nothing happens. It's just pitiful. I was a fool for attempting to save $400. If you get anything from this review, please do not get a contract with Select Home Warranty.

This is my first time using a home warranty service and it will be my last. My experience is a follows and I am not one that writes reviews: I contacted SHW on 10/14/24 for an HVAC problem and an appointment was scheduled the same day from 4:00-6:00 PM. I left work early and waited on the contractor to arrive. At 6:30 PM, I called the contractor and did not receive and answer. They called me back the next day and we scheduled a second appointment for a few days later. He then contacted me the next day and asked if he could come a day earlier and I agreed to do so once again leaving work early to wait on the contractor. He again no showed and did not communicate.
I called him again and asked if he was going to keep his other appointment time and he at least responded this time and said he would not be in the area. So, I am out two days of work, still no working ac, and $75.00 payment in advance. I did call SHW and told them I did not want to pay the $75.00 in advance and was told by SHW that is standard practice to confirm appointment. From what I have learned the contractors are not locals as this company is 100+ miles away from me and I live in a major metro area. A lesson I learned the hard way and want to provide an honest opinion to those considering Select Home Warranty. I am out my monthly payments, $75.00 service fee, and have not had a working ac for a week. The repair has never been done. This is an absolute scam. You are much better off putting your monthly fee in a separate account and working with a local contractor.

Select uses section 8 of their contract to get out of covering items. They don’t cover installation or other fees and you still pay your $75 fee each time. They sent out someone to fix my garage door opener and after replacing the receiver said it would be ok. The next day it wouldn’t lift the door. I called again and they sent someone else who said it was too old and needed a new one. Select would only give me $175 toward it and would not cover installation charges or any other fees.

Because of this company, I will never sign up for home warranties again! I paid over $3,000 for a 5 year plan. I’ve had them for about two years and I only filed 2 claims, both in which I was told they did not cover. Not to mention it took forever to get a technician to come to inspect that appliance and then more time for them to report to the company to let them know what’s wrong with it. Just so that weeks later they can tell me they don’t cover it. Then when I tried to cancel with them, they told me my reimbursement would be $930 and that I will receive a check in 30 days!
Well 60 days later, I called again to see where my check is and apparently they never canceled my contract because when the manager called me (one time) after I tried to cancel and I didn’t answer because I was not available, they decided to not cancel my contract and continue to charge so now my reimbursement is $100 less!!! This company is a scam and just work to take people’s money. Save your money instead so you can pay out of pocket and when you call technicians without warranties things get fixed in less than one week!!!

What a total waste of time and money! When we purchased our home 11 months ago we bought a home warranty as part of sales contract. We filed a claim for a plumbing back up and they sent someone to take care of it, that was the one and only time it went well. The next time was for my Electrolux Induction Cooktop. The elements were occasionally not working so we filed a claim. They came out and because I couldn’t make it act up while he was here he left. Before leaving he said that with the induction cooktops that there’s no fixing it. If something fails then the entire thing has to be replaced and his manager hates paying for a replacement because they’re so expensive.
About 2 weeks ago our microwave went out so I filed a claim. I answered their questions and said it was a Kitchenaid built in that I assume was 7 years old based on manufacturer date but no clue when it was purchased or installed. They sent an email and said that it would cost more to fix it than what it’s worth. They said that my only option is to buy a new one and once I can show proof that I replaced it I can send a receipt and they will pay me $95. They are offering me $95 for a $900 microwave.
Two days ago our AC froze up so we filed a claim. The tech showed up and said the Freon was low and he needed to talk to Select to see if they would pay for a dye test for a leak. Of course they said no and the tech said Select would be in touch with our options. They emailed and said that they don’t cover Freon leaks. They don’t pay for Freon leaks or a dye test, so what do they pay for? Again, another $75 wasted. Why would you send someone out to charge us a fee if you weren’t going to cover it?

Updated on 10/23/2024: This is an add on to my previous review where I was waiting for a call back from a supervisor. The supervisor never called me back. I filed my complaint with the BBB even though this company is not an accredited member with the BBB. I was referred to also file a complaint with the Attorney General and the board of insurance in my state even though this is not considered insurance. They do have a department to take these type of service contract complaints. I have disputed the charges to my credit card company as well. I received a call from someone with this company on Sunday 10/20/24 saying he was responding to my complaint with the BBB and that he would issue a credit to my credit card for five of the 18 monthly payments from my credit card, and that was all he would do. I told him I had disputed the charges with my credit card company and I wanted all my money back.
He had nothing further to say and the call was ended. I did get the credits a total of six back to my credit card. The remaining twelve refunds are still being investigated. This company did absolutely nothing for me. I could not use my kitchen or bathroom properly and they did nothing for me. They refused to repair my oven. Initially I thought the reason they was offering me the $175 to replace the oven was because the service technician incorrectly documented the oven was 20 years old. After that mistake was corrected they started sending me text messages and emails the text messages was telling me to pick a day for a technician to come to repair the oven but the only thing that would come up when I would try and select a day and time was a statement for me to say the service was completed. The emails was asking for me to send a picture of the oven. I did that.
I kept getting the text messages though. I eventually started calling for answers about what was going on with these text messages. The first customer service operator said the claim was denied because I filed a complaint with the BBB. The second operator said the claim was denied because I DISPUTED THE CHARGE WITH THE CREDIT CARD COMPANY AND WHEN THAT HAPPENS THEY CANCEL THE SERVICE. That was the first refund I received then they issued five more. I am determined to get all my money back. This is so wrong and if I am allowed I want to continuing posting here the outcomes of my journey to be refunded every penny they received for doing absolutely nothing.
Original Review: My experience with this company was horrible. Two claims plumbing stoppage and oven needing repair. They did nothing for the plumbing stoppage. They couldn't find a plumber to make the repair the broken oven. They sent a technician. I paid the $75 fee. They denied and offered me $175 to replace the oven and would only pay the $175 after I provided a receipt for the purchase of another oven. Of course I did not accept that. The oven technician put on my receipt the oven was 20 years old. After realizing that mistake and checking the oven was manufactured 2014 and I purchased it in 2016 new they still just denied the repair. My rating is minus 1,000000. THE CUSTOMER SERVICE WAS LIKE TALKING TO THE CAT IN THE HAT. Unnecessary rudeness and they seemed to think my situation was funny. I'm still waiting on a call back from a supervisor which I know will never call.

It appears Select Home Warranty is a "call center scam". It also appears their approach to a claim is to review parts costs from Home Depot and add a fraction of the time required needed for the repair generating a contractor compensation of a fraction of what is required. For example; Select only offered $180 for a water leak that required $1600 in repairs. Originally Select told me it was my responsibility to resolve the cost with their technician whom I didn't select. After complaining for 9 days with call center operators requesting to speak to Corporate and threatening litigation, I finally received a call from Corporate offering the maximum amount of $500. It shouldn't have taken 9 days to get to this point. I highly recommend to not use Select.

The company claims that it will fix your appliances like washing machines, however when my washing machine started leaking they denied the claim - stating that "the valves are not covered & too sorry we can’t help you" - does that sound like a scam!!!

I have the most horrible experience with Select Home Warranty. I took the platinum insurance and so far everything is not covered. I have complained to the Better Business Bureau and to the Consumers Affairs. I see enough complaints here for a lawsuit for fraudulent practice.

I have purchased 5 years coverage in 2021 paying a lot of money. I am still under the contract. Only a couple times of claims are all refused showing their unreasonable policies. If you are busy normal citizens, hire a professional lawyer to read their policies thoroughly before you sign the contract. I doubt any lawyer will recommend this company. They will find pitfalls easily. Please don't be foolish just like I was.

Took too long to respond to our AC not working, came out a WEEK later, and then denied the claim stating exclusion for electrical issues... Poor lengthy hold times and waits for customer service. They upsold me on a 3yr policy and each time they come out they have excuse after excuse not to address the issue due to "exclusions" and further the salesman said, "You can cancel anytime and get full prorated refund" but upon calling to cancel the $1525 3yr policy with 16 months they wanted to give me $105 refund based upon $1.68 per day yet they did not calculate the refund properly. Very disreputable company.

I called Select Home Warranty on Friday, October 11, 2024 to set an appointment because my pipes were leaking which caused water in my walkway. Someone called me Saturday stating the earliest was Monday. Monday, and I have a leak in which I have to shut off my water when I am using it. A company who is contracted with them came Monday. He pretty much looked at it and told me he might need to replace the system, so I asked what about replacing the part. So now I am in the process of ordering a part. I was approved for the part, however I was told by the contractor I will have to pay him $212.34 for the labor.
If I knew I had to pay a labor fee, I would have contracted someone I knew which would have been much cheaper. Once I called customer service 3 times today, each person gives me the same statement, someone will call me back from management in the next 2- 3 hours. It has been 7 hours and I am still waiting. This company should be ashamed of themselves with lying and stealing customers' money who we thought we could trust them. Stay away!

Select Home Warranty makes promises and then finds ways to not pay you. I was told that my AC was fully covered. When it broke they said it was the low freon, which is not covered. It was an utter waste of my money to even have this policy. Please, just save your money and plan for the repairs yourself. The money you spend with them can be put to the actual repair. They also charged me, on the spot, for the technician (Sothern Comfort Air) to even show up. Without even looking at my AC, the technician, in advance, forewarned me that the repair would not be covered. I told him to email me an invoice for his service and he and his wife hassled me until I made immediate payment. This company and their hired technicians (South Comfort Air) are a scam. Save your money.

I had a policy with this agency. When I tried to cancel the account, the lady on the phone refused to cancel the account without wanting to argue with me for a long period of time. I asked and begged this person to please cancel the account. But instead she wanted to argue about cancelling the account until I literally yelled at her. I have never an agency so RUDE! When someone calls and begs you to cancel an account. Just cancel it! That is common sense.

After finding that our ice maker in our freezer had frozen over and stopped making ice we filled a claim. They denied our claim because our policy didn't cover ice makers. We've disputed their denial. They said that they would cover the ice maker for an additional $100. We paid the money and a tech was scheduled. Diagnosed as an ice maker failure. Select ordered a new ice maker and had it delivered. Tech returned and installed. Problem continued. Tech then said it was the solenoid valve. Select ordered that part plus another ice maker that was faulty. Tech then installed the solenoid valve.
New ice maker arrived and Select DECLINED to pay for the labor to install. Service call would have been $75. Tech wanted $100. John from their "Customer Loyalty" section called and offered other options but would not pay the $100. So, for $100 Select decided that they would lose a customer. Plus we just received our subscription fee for next year. It increased by about $200. Select Home Warranty did us wrong for a hundred bucks. So, we are done with them and so be it.

We paid for a year of service and filed two claims, in addition to paying the $85 service fee for the shower handle and the dryer. We have to paid $145 for the installation of the part in the shower. While the part for our issue was approved, the installation was not. To make matters worse, we couldn’t use a credit card for payment because the plumber had experienced similar issues with this service and didn’t want to risk a credit delay in his account. This was frustrating and added unexpected costs that the service should have covered.

As a home owner who has used a few different companies over the years, Select Home Warranty is the absolute worst company I've ever had to deal with, warranty company or otherwise. When looking at online reviews, they came recommended by reputable companies. At this point, the only logical conclusion is they are so flush with cash they steal from customers that they are able to buy all these "endorsements." They make the process purposefully complicated so that you have to keep calling or e-mailing - likely hoping many will just give up. While they claim they cover older appliances, they depreciate the value of the appliance to almost nothing with an unknown calculation they will not share with you. If you try to talk to a supervisor or otherwise elevate the claim, they refuse. If you e-mail with complaints, you get no response.
The call center customer service employees state all these decisions are made by other departments and those departments don't or won't speak with customers. No one ever provides documentation behind why they NEVER COVER ANYTHING AT EVEN 50%. Today, they broke the contract I agreed to. The oversees call center employee told me SHW would only cover parts and not labor to fix the fan that was out in my oven. I was looking at the contract during the call and told her that was not in there. She tried to direct me to a specific portion, which I read to her line by line, clearly indicating that she was wrong. She refused to acknowledge what she was saying wasn't in the contract, and kept referring to the services center that had made this decision and it was final. Wouldn't elevate the claim. Wouldn't let me talk to anyone else. Said take it or leave it. AVOID THIS COMPANY LIKE THE PLAGUE OR YOU WILL REGRET IT.

They are totally scam company. They does not want to cover to fix or repair for my refrigerator. They said it is manufacturer warranty. I tried to cancel and they do not allow me to cancel and asking to stay with free service call. I do not want it. Then they count and add up all the claims with give me negative number which i have to pay back for Select warranty company. The policy said I can cancel anytime and cancelation fee is 75. BUT DO NOT BELIEVE IT. THEY WILL NOT GIVE YOU BACK FOR THE REST OF THE POLICY. Which I am so stupid and paid for 3 years contract ahead.

Select Home Warranty is a scam. They don’t honor their policies and will make up any excuse to not pay you back for a claim. I would never recommend this company to anyone. Both of my claims had to be outsourced because they couldn’t find a technician. I had to do all the work getting all the information, hiring the technician, documenting the corrections, request approval for everything, and they basically just stopped emailing me through the process. Then they denied my claim when I gave them the final bill. This happened twice!

This is one of worse company I have seen. Run away from them as soon as you can. They are very nice when you are buying the policy. Only time they are nice. Once you want a claim then it's very poor experience. If the repair cost is 330 $. they are saying, "Take 150 $ and buy a washer for yourself." They are not restoring my services and I don't think in this situation you ever need a home warranty when it's practically of no use. I would never recommend anyone to buy home warranty, especially SHW.

These guy are the actual worst! Their fine print at the end of the contract pretty much shields them from covering anything, including making you pay for the tech’s hours… They even depreciate appliances at an incredibly fast rate, allowing them to leave you with nothing.

This company called too many Time and when I was looking for appliance insurance and I had 1s time good experience but when the second issue came to my refrigerator they pulled their hidden policy details which are very tricky specified at 9.1.2 of the policy which says if the maintenance issues are not covered and more things are specified so please be careful with this insurance I felt like a fraud. We usually never worry about any kind of maintenance and I never heard about the maintenance related blockage for my claims in my past with other insurance.
They will call 2 maybe times for the purchase of the insurance and I have referred many of my friends and I informed about these policy details to my friends also to make sure they are also aware and not get into this kind of traps. I would like to inform all the customers also to be very careful related to appliance insurance before we perchance. Please don't believe the sales person blindly as they will tell you so many things but ultimately they will bring policy conditions in front to you when the real issue comes to your appliances. Be careful. I have to purchase new refrigerator due to this.

I have been using home warranty for over 15 years. I had two recent claims. One with electrical, which they only paid for the part and didn’t cover the labor and the plumbing that they declined all together. Paying $75 service fee to find out that they are not covered. The customer service is out of Philippines and I could hardly understand them. Horrible customer service. I paid about $600 for this horrible warranty. You are much better off with other companies or just use the Thumbtack.

They are not even deserving of a single star. It should be negative 5 stars. Select Home Warranty is a waste of money but they were more than happy to take mine. Calling me the minute I submitted my number asking for more info constantly trying to upsell me. I bought a 1 year plan for my home. I made the first claim 2 months later because my air conditioner stopped working in the middle of summer. After making the claim they said they didn’t have a technician available and to get my own. They then refused to cover the claim first. They said I didn’t wait 30 days to make the first claim so I pointed out the dates then they said they don’t cover any internal electrical??? Most home appliances have internal electrical components. What does this plan cover?
I have made several calls to file to try and get them to cover the claim even speaking to the supervisor (who was rude). For the most part everything is scripted so they just keep repeating their excuses not to pay. The call center must be outsourced. Everyone speaks with a foreign accent. Some are incredibly hard to understand and when you tell them you can’t understand them they get an attitude. Pretty much It is any excuse to not pay until you give up. Incredible waste of money. I’m happy I didn’t waste more when they were trying to sell me 3 or 4 or 5 years at a time. I will definitely not recommend them to anyone unless you want to throw your money away. I just wish I could get my money back

I had been with this company for over a year. Utilized the repair services just once, for my dishwasher. First off they said they had no one to come and check it out, need to find my own technician, and have them send Select Home Warranty the estimate for repair. They denied the amount from the technician, and offered me $150 for services that was costing twice that amount. My dishwasher is only 4 years old, as is only used maybe once a week. It was the heater exchange that was faulty. Select Home Warranty told me I should just go and buy another dishwasher, instead of fixing a 4 year old dishwasher. I went ahead and paid out my pocket for the technician's services, and my dishwasher is working like new. I decided to cancel services with SHW, and was told there was a $75 dollar cancellation fee, even though I paid month to month and had no contract.
SHW offered me some other options other then cancelling services, which would cost me over $500.for another year. Of course I declined, and told the gentleman that he was trying to exploit me, either pay $75 to leave their services or pay 500 and continue. I declined and said I will pay the $75 unwillingly, but I will warn others of their corrupt policy.

I filed a claim for my refrigerator not functioning. They asked me to pay out of pocket as it’s covered by Samsung even after sending a proof that Samsung doesn’t cover it under manufacturer warranty. They took money from me three times for service. Scam be aware!

We live in Phoenix Arizona, June 6th first day 113° our AC went out. Call the company late in the afternoon, got a recording someone would get a hold of us in 24 hours which is not acceptable!! I contact our personal AC guy, he came the next day midday and fixed it for $245. After 7:00 to 8 weeks of dickering back and forth no communication from the company, they reimburse me $155. During all the things that were going on buying our new home did not realize paying $650 for home warranty I would have never have done it! WARNING, WARNING, WARNING. DO NOT USE THIS COMPANY, NOT WORTH IT!!

This company is not to be trusted. They took over a month to send out an electrician and left us with only half the power in our home working. In addition they left our 2 small children for days without hot water and refused to cover our hot water heater. Please do not use them. Look at their reviews on Facebook and the BBB first. This is one of worse company I have seen. They always refuse claims based on some pretext. I will advise nobody should take policy from these people. We should write online review. We should also file lawsuits against this company. I think, they are some kind of fraud/scam. Gov should stop them. We need to meet Congressmen and Senators in DC to show how bad business are scamming common people.

We purchased this home warranty with the purchase of our new home on last year. We added the septic tank coverage to the platinum plan. We never use the warranty until our septic tank had issues about 2 months ago. They sent out a company that wasn't qualified to work on our system, but we still had to pay the service fee of $125.00. I called them to let them know and they told me to get my own contractor.
The company I call charged $180.00 dollar service fee. I called them and they said they would reimburse the service fee and to send them over the quote for review or I could pay it and submit for reimbursement. I sent the quote to them for review and they told me to wait 24-48 hours for them to review. I called them for 5 days straight and they finally told me that they will only cover $400.00, total of the $1700.00 quote. They said that was the total they paid for any claim. I asked them, "was that in the policy" and was told, "It's in the fine print", which I still can't find.

Sales agent talked to me to get 7yr coverage on platinum plan and I did. My refrigerator damper door goes down. Select contact a company in NY and I'm in CA. This company subcontract to the local repair service. They went out and looked at my fridge. The part cost $365.00 and labor cost $155.00. Select go back to me an offer $350 due to cost effective not to repair my $10K fridge. The agent suggested me to go to amazon to look for another fridge (?). Do more research about Select (SWH). More customers complaints about this service. Now I realized that this company have their claim office in other country so can call anytime you like but to result it is your luck, The only person speaking promptly and you can understand is the plan sales agent you can get trap. Stay away from this company.

I had warranty with this company for 8 months with no claims. First claim was for dishwasher not working correctly. They sent a technician in a very timely manner who stated what needed to occur to repair and paid the 75 dollar fee. The following week I get a notice indicating that the cost to repair was too much and they offered 100 dollars toward replacement or repair. Of course that is not enough to do either. After reading reviews here I also believe this is deceptive company who gets consumers to purchase the warranty but does not follow through. Today I received a marketing email and thought I would copy and paste part of it as part of this review. It is at the least deceptive and at most potentially false advertising.

I don't use to write reviews or surveys online. However, Select Home Warranty company is the worse warranty company in the field, that I like to let everyone avoid to it. They offer lower premium and always have better discount with longer contract terms. However, they have horrible and terrible service. The technicians they hire are very small companies with lack of professional skills. It takes more than 3 weeks to handle the service and finalized claims under this warranty company. Majority of the BIG appliances are not replaced, such like, A/C, heater, double door oven, 6 ranges cooktop, and refrigerators, because Select Home Warranty always finds an excuse to reject any reimbursement for replacement.
Select Home Warranty company is only paid lower amount repair service, anything over $500 or more, they will reject to pay and reimbursement. I have been with 3 warranty companies in last 35 years and Select Home Warranty is the worst warranty company I experience. The reasons by having a warranty company to protect the home appliances are avoid finding a non-professional technician when the appliance is broken down, and the warranty company is backing you up when the appliance needs to replace. However, Select Home Warranty never have this kind of protection to me and every time when something is broken down, it is frustrated to handle with the warranty company, their underwriter or determination department are non-professional.
They mixed up someone else claims and policy numbers in my A/C replacement claim, and every call I made, a different claim number with someone else A/C unit is emailed to me randomly. I requested to talk to a supervisor 3 times within a month. Nobody called or email back to me as supervisor answer. I highly recommend looking for some other warranty companies, don't waste your money and time with Select Home Warranty.

One of the worst consumer experiences of my life. So good on the "sales end." Then you are both lucky if your claim is paid and forget quick service. They have you waiting for repairs that can leave your property damaged. I had to get things fixed myself and still only hope for some compensation. You can't talk to anyone in a true customer service role once you have a plan. Your phone number is captured so you can't get to the original department that sold you a plan. You literally have to borrow a friend's phone that hasn't been captured. I could go on all day. Seriously seriously awful. I had a previous warranty company that looks like the greatest thing since sliced bread after this company.

Scammers 9.1.2 excludes anything they want. Somehow John in new jersey can somehow override what a pool tech that they hired to look at my pool filter. That had a faulty inner standing pipe. They blamed it on maintenance. The pool filter is old. Yet they kept trying to make sure they do not pay. I should of known when they tried to scam me and put my deductible at 200 dollars when it's supposed to be 75. Super shady company. Scamming a military member is crazy.

Select Home Warranty is the most crooked, backstabbing company I have ever worked with. I bought 4 policies for a 3 year period for rental units. In our first year we made several claims, most of these claims the company sent a small check which covered 25% of the cost to replace and install a new appliance. At the year mark I called to cancel my policies and receive a prorated return. I was on the phone for over 90 minutes talking to 5 different people, each blatantly ignoring my request to cancel and trying to offer minor benefits to earn my business back.
It was a nightmare. 90 minutes of say no, asking for a refund, being transferred, put on hold. Only to find you even though I had only used 1/3 the life of the policy (with 2/3 remaining) they only offered me about 35% back. Their policy includes cancellation fees AND they reduce from your cancellation all fees paid on claims. So you literally pay them for insurance, if down the road you cancel they make you pay for the prior claims. Absolute crooks. The BBB needs to shut them down.

Homeowner beware, Select Home Warranty is the worst home insurance I have ever had. After 3 claims, I can say with all honesty that I rue the day I signed a contract with them, which I’m stuck with for another 2 years due to their early cancellation policy which dictates that the consumer must pay back all covered repairs if they cancel early.
Their repair service is terrible, one in particular in which they had to replace my water heater, they sat on for weeks. We were without warm water for weeks mid-winter. I ended up having to file a complaint with the state to get them to actually approve the replacement. In another occasion my garbage disposal stopped working and they didn’t even bother just sent me an email stating they would give me $75 towards a new one (which alone costs $150 and up) and that I had to figure out the actual replacement myself, oh and then send them the bill for reimbursement which was a headache to get as well. I can keep going but I’m I hope you get the picture. I’ve had other home insurance companies and the best I’ve come across is Homeshield. They were quick and never ever gave me a hassle about not covering repairs. Oh how I miss them so.

Complete waste of money, but they have some amazing salespeople that worked wonders on me. I got a top of the line plan, or so I thought, and in three years of trying to get work done, I've only ever gotten the air conditioning looked at + one pound of freon (once) and a repair to make my dishwasher close. Everything else they will say isn't covered even when I specifically reply to them with the language from the contract copied, but hey, I guess that's better than times when I've paid the service fee and then learn that the repair is not covered and the fee is not refundable. No dashboard to clearly track claims, and absolutely no way to talk to a human being about getting a policy refund.

Select Home Warranty is a terrible company. I have had them for three years and had two claims. First was roof leak. They don't pay to repair anything but the roof, so no drywall repair. They denied my claim as they only pay for a small round area and pay for no shingles, nails, or any other part of a roof. I reported to the BBB, they paid it then, at least their max of 400, and it cost 700. Then, I had yet to change companies, and my AC went out. Basically my coil failed, possibly due to blower motor fail, then froze, then broke. Standard AC issue.
First denied due to condensation leak, which didn't happen, then for freon leak. It had that as part of the overall failure, which is common. They don't pay for that. There was a total system failure, the issue was not the freon, but even so, don't pay for the freon. What about the coil? Nope. Look them up on BBB. This is common for them to deny everything. Do not waste your money. They are criminal. I am going to report them to Consumer Affairs. FYI, I have Platinum coverage.

I had to pay $75 for someone to come out and look at my Panasonic digital dryer that was making a small squeaking sound. The repairman said he would get back to me once he spoke to Select Warranty which never happened until I initiated the phone call a week later. Once I chased down Select Warranty, they told me that my 6-year-old dryer was “unrepairable” and that they would only give me $125 for a new one. I’m upset because it’s not as if the dryer doesn’t work, because it does, they just didn’t want to fix it. I’m also upset because $125 for a new dryer is pennies going towards a new purchase. They also said that they would take away my old dryer that still works which I’m sure they were going to fix it and sell it again anyway. They are crooks, don’t do it!!

I asked to see a copy of the contract with all the details of what is and isn't covered and they would to send it to me until I signed up.!!!! I asked for a copy and the guys just keep saying we are here to answer your questions. He didn't even hear me asking for a copy, he was just reading off his script. RED FLAG

Had high expectations when I got their Platinum policy but it's absolutely the worst. In FL with the heat index in the 100s. AC is down and not cooling. Tried submitting ticket(s) but their dashboard does not show tickets or provide status (broke) of tickets submitted so it's up to you to call and unravel where things stand. And read carefully policy sections, 5.4, 5.5, unless it's an emergency, defined by gas line or live electric, they say it will 2 work days before they get to it. Also, know you call their toll free, you are talking to someone reading a script in Philippines, and good luck with trying to get a hold of a supervisor.
Hours after ticket submission I call again, the agent tells me there is a ticket and is being routed to dispatch but it can be up to 2 work days, meaning today is Friday and may not act or get back till Tuesday of next week. She also says for me to monitor my inbox for updates. No callbacks! Not sure how they expect you to sit in a hot house with no AC for 4-5 days with the hope for Select will do something, I am not hopeful.

I have had Select Home Warranty for over 7 years. I have put claims in for my AC, stove/oven, plumbing stoppage/back flow, and my water heater in those 7 years. They did not cover anything. I have paid over $13K this far and that is about to go up due to the water heater. Their plans are garbage and the only thing the policy seems to be good for is eating my monthly payment. I recommend never calling this company.

Horrible company. None of the customers service representatives speak English. When you file a claim they make you find your own company to fix it and you pay out of pocket and they supposedly reimburse you. Will never go with this company again. Tried to cancel and they were going to charge me $75.

Stay away! This is a scam. They don’t actually cover anything. I’ve made several claims and all got rejected for absurd reasons. Then when I tried to cancel they said I would owe them money due to fees they add on for cancelling. Terrible business. Don’t waste your money.

I had filed a claim for 2 bathrooms for toilet problem and sink as it doesn’t hold the water, and that drains slow. As well as 1 tub. The plumber came out and did the work and called it in and was surprised how bad they are as they made me pay to 75.00 fees even though the plumber was here today. They said it is 2 separate bathrooms so they both have a fee. Then the plumber told them that the sink stopper was bad as it wouldn’t seal correctly and would not hold the water and that they needed to be replaced. They came back with they will only cover the parts which is about 20.00 for all 3 since my bathroom has fuel sinks and diagnostics but won’t cover the labor. This is the worst company ever and will drop them ASAP even the plumber said he heard they were bad and not cover things as they are bad. Do yourself a favor and stay away from them. I sure will.

I have been a customer with Select Home Warranty; it was all good until I filed a claim. When I filed a claim, it took them four weeks to respond and tell me that the AC unit parts were not included in my policy, yet it is comprehensive coverage. I requested to cancel, but they did not follow through, transferring me from one representative to another and eventually saying that the manager would call me to cancel. This is a bad company to work with.

I enrolled with Select Home Warranty from last year. Didn’t have any issue so no need to use them until recently when my fridge made loud noise. They quickly sent a technician to check ($65) and he mentioned the motor damper is broken so the motor cannot open/close the vent properly so it keeps doing it. The noise issue is a symptom but the vent is not working properly so this is to me a mechanical issue. Though I am not familiar with how this claim process works so didn't talk to him in details assuming he will explain to the insurance and resolve it.
A day later the insurance replied to me it is a noise issue so they won't pay for it. And the repair company called me. It will cost $267 to repair. I called the insurance. They told me I have to call the repair company to resubmit another report; otherwise they consider it is JUST a noise issue. I called the repair company and they told me they are not gonna do anything, pay them $267 to replace the damper and they agree this is a mechanical issue. I already spent too much time on this so have decided paying for them myself to fix (still waiting). I won't renew my insurance since very low trust. Their insurance cost is low for a reason, don't do SHW, find a better one.

We have had this 4 years. Every claim has either been denied or dragged out forever. By the time you pay your deductible and get a repairman you gain nothing from the claim. Will not cover water heaters if they leak. Will not cover damage if you have a leak in the attic and your whole kitchen ceiling falls in. Will not cover HVAC if you don't have 3 yrs. of service records. Even if you just bought the house. Long dragged out phone conversations.

This company is a total scam and will not provide service when needed. They take your money and refuse to pay for services when requested. They are totally dishonest and it is very hard to speak to someone who can speak English. Most calls are routed to foreign countries.

Buyer beware, you will spend more time and effort trying to get help than what you pay. When you try to get help, be prepared for more than a month wait as they "try" to get you help. Beware paying for anything in advance as they look for ways to refuse service. My technician told me that they will no longer do business with the company based on the questionable response to my claim. DO NOT WASTE YOUR MONEY... The contract only supports them but there is no accountability for truth or service, and the salespeople will say anything to get your money.

I’ve had an extremely disappointing experience with SelectHomeWarranty regarding a claim for my Samsung dishwasher that displayed error code 5C. Here’s a summary of the ordeal:
Initial Delay: I reported the issue on a Thursday, but SelectHomeWarranty didn’t even look at the case for 24 hours. Once they finally did, they said it would take another 24-48 hours just to find a technician.
Technician Assigned – No Resolution: By Monday, a technician was assigned, and although he came out to check the dishwasher, the error code reappeared immediately after he left. It took me until Wednesday to get hold of the technician, who told me that the dishwasher needed to be replaced and that he had submitted a detailed report to SelectHomeWarranty.
SelectHomeWarranty's Lack of Coordination: When I contacted SelectHomeWarranty, they claimed they hadn’t received any report from the technician. This left me, the customer, in the frustrating position of having to chase down the technician for the company, even though they were the ones who hired him!
Three-Way Call Mishap: I finally managed to arrange a three-way call with the technician and a SelectHomeWarranty representative. After hearing the technician confirm the issue, they transferred us to another department, where we were placed on hold for 15 minutes before the call was dropped. No one bothered to call back.
Endless Runaround: After more phone calls, SelectHomeWarranty finally said they received the technician's diagnostics but needed 24-48 hours to review the report. When I called back after two days, they suddenly required pictures of the dishwasher (something that could have been requested much earlier!). I sent the pictures, confirmed receipt, and was told to wait another 48 hours.
Contradictory Information: When I followed up again, I was told the internal department only received the pictures yesterday, despite confirming their receipt with a customer service representative two days prior. Every time I asked to speak with a manager, I was told no one was available. It’s now been two weeks, and I’m still waiting for a resolution. As a customer based in California, this experience has been beyond frustrating, and I would strongly recommend looking for other home warranty providers. SelectHomeWarranty has failed in both service and communication.

**STOP** DO NOT USE SELECT HOME WARRANTY*** They cover basically nothing. Always a challenge. Read the very very fine print. They can elect NOT to cover anything at any time and pay you a depreciated value under Section 8 of their policy! If you have a home with appliances over 5 years old they simply say the cost to repair is more than the value of the unit and will NOT fix it and will offer a replacement value at a fraction of the cost.
I had a built in microwave and was offered just $95 to replace it. They would not fix it. $95?? for a built in microwave? Really? Plus another time they were asked to fix our stove and it took 5 times for them to come out and 'try' and fix it. Customer service is terrible, warranty is terrible. On the surface you'll think it's good (like I did), but if you read the fine print, they will find the way to NOT warranty anything worth value. Please, please read everything (especially section 8). This gives them the right to not warranty anything in their own opinion and will offer pennies as a cash settlement. Are you prepared for that? If so, GOOD LUCK. But I will be switching to another company and will never EVER recommend Select Home Warranty.

Do not enroll with this company. All they do is try to find their way out of a claim rather than help homeowners with their problems. They have the worst refund/reimbursement policy, and one has to fight them tooth and nail for what should be coming one's way in terms of reimbursements. I had to make over 20 calls over 6 months' span to receive reimbursement check and despite promises I am yet to receive it. Do not enroll over a year since they calculate the overall cost of your membership (claims and all) and most of the time you end up in negative territory if you decide to cancel your account with them. You would end up with no refund if you had a claim despite you paying for multiple years of premiums.

I would NEVER recommend this company. Have had horrible experience. Our $800 microwave broke, they gave us $100. Our water sprinkler system broke (mind you we bought the yard and pool service extra), refused to pay, our pool broke (after accepting the money for pool service) said they don't cover such. Our AC broke refused to return our calls for almost one month, would not provide answer to claim, dishonest, had to report them to insurance commissioner. DO NOT USE THIS company, they will take your money and not provide the service. NOT ONCE have they had a technician to assist us, we have always had to find our own. They will NOT pay, only take your money.

Terrible, terrible service and misinformation about what's covered. This is the worst warranty company I've ever dealt with. I'm sorry I am under contract with them. The people they've outsourced for your initial phone calls cannot be understood and provide customers with no confidence. The company was unable to provide a plumber for me - which was surprising - so I had to find my own. Then I went through multiple people who each asked me again and again for my address, email, etc., when I called for authorization of payment to the plumber I hired. You're required to have an estimate from a plumber and have the plumber respond to their questions.
After this annoying series of phone calls and conversations with me and the plumber, the company stated that they couldn't authorize the payment until three days later. I'm frustrated, I just had the plumber do the work without authorization for repayment. After three days, the company wrote me that my claim was not authorized for repayment - for a toilet leak! - which is clearly authorized in my contract. I can protest this denial but it means I have to do so by phone and I don't want to go through that frustration of speaking with their outsourced phone staff.

Scam. They will deny claims and deny claims until you give up. They “promise” to pay for claims and the checks never come. When I declined a payment more than 24 days after the check was due, they said they didn’t pay it because a payment declined. It declined because I turned off the card More that 15 days AFTER the check was due. Scam company and fake good reviews. Can’t leave messages for the claims reps and can’t get thru to one. Can’t see any claim information such as status, payment confirmations or receipts and no way to “manage your account” for their website. I would NOT recommend this company.

Terrible Experience with Select Home Warranty and Mosqueda Refrigeration - A/C Still Not Fixed After a Month in 120-Degree Heat. I am beyond frustrated with both Select Home Warranty and Mosqueda Refrigeration LLC. I submitted a claim in August for my A/C, and it’s now September—I still don’t have air conditioning in 120-degree Arizona heat! The first technician from Mosqueda Refrigeration never showed up, and despite requesting a new service provider, Select Home Warranty kept sending the same unreliable company that never came.
Mosqueda initially claimed they came on a day I never even selected and didn’t bother to inform me. After showing proof that their claim was false, they finally scheduled another visit. When they did come, the technician couldn’t do anything because they needed authorization from Select Home Warranty, meaning I waited days for nothing. Now, I’m stuck waiting even longer for the authorization process, followed by waiting for this unprofessional A/C company to maybe come back and actually do the work. To make matters worse, Select Home Warranty tried to deny my claim by falsely stating the unit was installed wrong. My A/C has worked perfectly for seven years—if it was installed incorrectly, it wouldn’t have functioned at all. Clearly, this was an attempt to avoid covering my valid claim.
This entire process has been a nightmare. I’ve paid so much money for this home warranty, only to receive poor customer service, slow authorizations, and absolutely no urgency or accountability from either company. In 120-degree heat, this lack of urgency is completely unacceptable—especially since my husband is disabled and the heat is severely affecting his health. Neither Select Home Warranty nor Mosqueda Refrigeration has shown any compassion or professionalism throughout this ordeal.
Select Home Warranty needs to better manage their service providers and implement consequences for companies that fail to serve their customers. Mosqueda Refrigeration is unreliable, unprofessional, and has shown no accountability for their complete failure to deliver any service. This entire experience has been beyond frustrating, and I will be reporting both companies to the Better Business Bureau. I highly recommend avoiding both Select Home Warranty and Mosqueda Refrigeration at all costs.

I would give them zero stars but that is not an option. Do yourself a favor and get someone else. I submitted a claim for my A/C, Select sent out a contractor to fix the unit, but then they denied the claim, so I had to pay for it myself. Select stated that the price was too high, and the contractor was not approved but they sent that contractor to me.
