Old Republic Home Warranty coverage

Home warranties cover mechanical breakdowns of appliances and systems due to normal wear and tear. Old Republic’s warranties generally cover the following home systems, appliances and specialty items. Specific coverage will vary by plan and location.

Old Republic Home Warranty has three coverage options: Basic plans cover some home systems and kitchen appliances, and Deluxe plans cover additional appliances like washers and dryers. Elite plans cover everything in the lower-tier options and have several extra perks, like higher coverage limits on kitchen appliances.

You can customize your coverage with add-ons to take care of additional equipment, such as septic tanks, water filtration systems, additional refrigerator/freezer units and pre-season HVAC tune-ups. Limited roof leak repair is also available.

Old Republic Home Warranty costs

Old Republic Home Warranty has three options, with monthly prices ranging from $50 or $55 to $75 or $80. The service fee, which is what you pay when a contractor comes to fix or replace something, is $100 or $125.

Old Republic Home Warranty notes it offers special reduced pricing on a first-year home warranty plan for recently purchased homes and rates will increase at renewal.

Old Republic Home Warranty coverage limits and exclusions

Regardless of your home warranty plan, some exclusions apply:

  • Any service needed because of accidents like water damage, power surges or structural defects
  • Repairs needed after acts of nature, such as earthquakes, fires or floods
  • Upgrades to address equipment compatibility issues
  • Disposal of hazardous materials

You can find more details in the “General Exclusions” section of your home warranty brochure.

Coverage limits

Old Republic Home Warranty limits vary by state and plan. Below, we’ve detailed the limits included in the Texas plan. For multiunit buildings, these limits apply per unit.

How to file a claim with Old Republic Home Warranty

You can file a claim with Old Republic Home Warranty by phone or in the “Homeowner Central” section of the company website (you'll need to create an account). Claims take about 48 hours to initiate, and the trade call fee is due at the time of your request.

When you submit your claim, Old Republic Home Warranty gives you the name and phone number of an authorized service provider. The provider will contact you, at which point you can make arrangements for the service.

Old Republic Home Warranty stresses the importance of not calling a contractor before filing a request. This ensures that your warranty will cover the repair, which may not be the case if you don’t make arrangements through Old Republic Home Warranty.

Do we recommend Old Republic Home Warranty?

Old Republic Home Warranty can be a good fit for homeowners who prefer straightforward pricing and the ability to customize coverage with add-ons. If you value educational resources and a long-standing company with decades in the industry, Old Republic may be worth considering.

However, it may not be the best choice for homeowners who want coverage in every state, complete flexibility to choose their own contractor or faster-than-average repair timelines. Choosing a home warranty provider depends on your budget, home systems and service expectations.

What customers are saying about Old Republic Home Warranty

Many praise the efficiency and professionalism of assigned contractors, as well as the ease of submitting claims and overall service quality, making them likely to recommend the company. However, some report communication issues and delays in service, including waiting two to three days for responses or repairs. There are also occasional complaints about misdiagnoses, incomplete repairs and poor customer service from certain contractors, along with confusion caused by gaps in communication between Old Republic, service providers and customers.

Six years ago, the compressor in my air conditioner went out. The contractor came out, but it took forever to get the thing installed. Somebody explained to me that it's not just Old Republic, but it's all home warranties in general that they're going to fix the thing, but they never want to replace the whole unit. In my case, I have a Trane, which is a really good air conditioning unit, but it's been in here for 25 years. They replaced the compressor. Then a little over a year, the compressor went out again. This time, it took them over a month. Finally, they put a better compressor in there, which I've had now for five years.

My sib was kind of handy with stuff, but he's not an air condition man. But he told me he could hear the fan was making a funny noise. He said it sounded like a bird was caught up in there. We assumed it was the fan. So, I called Old Republic. I was disappointed to know that when I called them at Friday afternoon, they didn't have contractors come out on the weekends anymore. He said that was because they don't want to pay the overtime. I've got a heart condition, they said, “If it isn't an emergency or something, you can call another contractor, and we'll reimburse you.” But I'm glad I didn't go all the way because I didn't find out that.

Long story short, I called another contractor, One Day and Night, and they came out. They did tell me the issue was the fan. But now, they give me the big song and dance. They're telling me that because the unit was 23 years old, they don't make this fan anymore, so they can't replace the fan, and I need a whole new air conditioning unit. I told them that I needed to think about it first.

When I called Friday, Old Republic gave me the name of two companies. I called them both, and neither one of them responded to me on either Friday night or Saturday. Then on Sunday, one responded back to me. They did end up coming out on Monday afternoon, and they told me that they could replace the fan, but that I needed a new air conditioning unit, too. I told the tech, “Well, look, that's up to Old Republic.” I'm not going to pay for a new air conditioning unit. They scheduled two days later, and the guy came out, and he put a fan in. He told me that it's an older unit and there's no guarantee how long it's going to work.

I pay Old Republic 80 dollars a month, and I went three years without a service call. The last time I've called, the service call was $85. Now, it's 115. But it is what it is. I had one other experience five years ago that I called Old Republic because the bathtub was not draining properly. So, they sent somebody out, and this guy told me that they were going to have to tear the wall out, and then it wasn't going to be covered by the warranty. It could cost me $15,000. So I told him I would have to think about it. I finally got ahold of a guy that used to come out and snake my sewer lines and he came out and ran a snake for about 20 minutes, and solved the problem. So, I called the company back and said, “That's bullshit. You guys scare me. I'm Social Security, retired. You tell me I get stuck.”

Old Republic can't be responsible for every contractor. All in all, they're good. The compressors got to be 2,000 and they have replaced two compressors in the last five years. So, it's almost worth what I paid. But they don't hire over the weekend and that's inconvenient for me. When it gets to be 115 in the summertime, they should be able to get someone out seven days a week, 24 hours a day, or at least 12 hours a day, seven days a week. What if this air conditioning issue happened in the first week in July, and I would have to sit there from Friday to Monday night without air conditioning because they don't want to pay overtime.

We had a problem with plumbing and we called Old Republic to get someone out. They sent us a company, TNN Plumbing, and I had to have them come out five times. The problem I originally called for was that I wasn't getting enough water pressure. After the fifth time, they fixed the water pressure problem, but they broke something else in the wall in the process. So, I had to call another plumbing company and pay out of my own pocket for them to fix the problem. I was ready to call Old Republic and tell them that if they continue to send out TNN Plumbing every time I need a plumber, we’re quitting Old Republic. But my wife talked me out of it and I agreed. But if I ever need a plumber again and I have to call Old Republic to get one, the first thing I'm going to ask them is if they are going to send me TNN. I’d tell them to forget it.

In the meantime, Old Republic was supposed to reimburse me partially for what I had to pay the other plumbing company. So, when I'm waiting to hear on that. But everything else was fine. They do a great job of getting everything else done for me. If the techs come out for the refrigerator or the microwave, it’s not a problem. It's the plumbing company they sent me. It's terrible. They should get rid of them and get somebody else. When you gotta send out five guys and you don’t get it fixed till the fifth guy, it’s crazy. If Old Republic is getting complaints for a company, you would figure they wouldn't use that company anymore.

Old Republic Home Protection has always sent out contractors and fix the issues. It's adequate. I usually submit claims through the automated system, unless the automated system didn’t understand me, then I'd talk to a regular person. Old Republic would say they will send someone. Sometimes when I've had a good experience with an old contractor, I requested the same one, but it seems they never have the same one. I had a big plumbing issue. I had a leak. I requested the same person because I've had a good experience with them, and they weren't listed on there anymore. So, I had to get a different one. If Old Republic has someone that I've used in the past, I would like to stick to him.

The issue turned out to be a bigger thing. They fixed the pipe inside the home, but not the one leading out of the home to the ground. I wish they would have covered more, but they covered 2,000 compared to the 20,000 I covered. Other than that, I like that Old Republic responds quickly to my work orders, especially when I've had my AC issues. I live in Arizona, and it was down in July when we were 115+. The gentleman got someone to come down that afternoon before 5:00 PM. That was very helpful. At the time, my brother was still alive, and he was very sick. It was dangerous to not have air. Also, my mom is a senior citizen. Old Republic was very serviceable to contact that contracting company to come in right away.

I've had people in the past ask me, especially my best friend's dad, and I told them that I had Old Republic. He changed over. His daughter asked me who I had too, but she has American Home Shield, and I know she always talks good about them, but I'm very loyal. If I get good service from them and they treat me well, I will stay. It doesn't matter if I'm paying a higher price compared to someone else.

I cannot say enough good things about Old Republic Home Protection! I work in real estate and I have several investment properties and I have worked with a LOT of Warranty companies over the past 20+ years. Most of them have been an absolute nightmare to work with and a complete disappointment and waste of money UNTIL I found Old Republic!!! WHAT A BREATH OF FRESH AIR! I have had to make several claims and this is the first time in all my years of experience that a warranty company actually does what they say they will do… They cover the products they warranty! No games, no gimmicks, no bait and switch!

Customer service is beyond expectation! They answer their phone, they return calls, they follow up with me EVERY SINGLE TIME! I keep waiting to be disappointed as I have been so many times in the past with other warranty companies (Choice, American Home Shield, American Home Protection), but I have yet to experience anything negative with ORHP. (If you’re real curious, go to my review on Choice and read what I says… It explains my frustration with them!)

I really feel like most Warranty companies try harder to get out of a claim than they do just to fulfill their obligation, but ORHP does the exact opposite and goes above and beyond in my opinion. I’ve waited to write a review because one good experience doesn’t necessarily tell the whole story, but time after time Old Republic has proven themselves to me! I am a BIG fan and I’m telling everyone I can! This Warranty company is well worth your money!!! You won’t be disappointed!

Our very first policy was “given” to us when we purchased our home here in Savannah. Old Republic Home Protection was purchased by “the realtor” the first year we had it then we took a break, but we had the opportunity to re-sign up this past year. We were pleased with the service before and we signed up for the middle package, the deluxe. I don't have much experience with other home warranties, but everything has seemed to be reasonable. It takes steps to get the process going, but that's the same for many of the same home warranties, that people have to meet and then they have to get a quote. That's normal.

We've submitted claims both online and over the phone, but primarily, my husband calls and sets up the appointment verbally. The customer service has been very good, and even when we've missed communications, or they didn't communicate when my husband followed back up, the representative said, “Oh, I'll get on it.” So, things were taken care of and the service people (including the gentleman we had come out today for a refrigerator call) they recommended and sent our needs to, and then followed up with us have been professional and done a great job. I'd recommend Old Republic to a friend.

Never ever choose Old Republic for warranty as they are very shady company. They hide many items in fine print, it is a battle to get same or comparable equipment, they refuse to answer calls if you have issues once a service order has issue. I was placed on hold multiple times over 4 hours and still have never spoke to anyone. Also they seem to use the most in experienced contractors for the work as my new hvac system still don’t work correctly, contractor did not know how to work thermostat or even install it, failed to provide additional Freon that it needed and so much more. Again, system still does not work correctly after 30 days and no communication from republic. If you want added frustration in your life pick them!

I liked the contractor that Old Republic sent out for my plumbing issue. The first time that they came out, they cleaned it. Then this time, there was a leak in the other bathroom. You have to give your report over the phone, then they scheduled it as a slab leak, but it wasn't a slab leak. When I got the bill from the warranty company, I said, “It wasn't a slab leak. It was a drip out of the faucet that was just dripping.” That was one thing that was bothering me. But I sent them the payment. It's crazy that you have a warranty and you pay the person when they come, and then you have to pay for your warranty. I've not had a home warranty before. I guess that's the process. But overall, my services were handled, and the people got it fixed. So, it's a plus.

We're a property management company and the owner of one of the houses we manage purchased an Old Republic home warranty through her agent when she purchased her rental property. When we contacted Old Republic, they responded and the issue was resolved in less than two weeks, which in today's world is pretty quick. The experience was seamless and wonderful. The website was great and the people who helped me on the phone when we were investigating the issue with the air conditioner were also great. Their contractors were tremendous as well. They let us know what was wrong, they kept communicating with us throughout the process, and they installed the air conditioner very quickly. If anyone if thinking about signing up with Old Republic, I would tell them that if they don't do it, it'd be the worst decision they made in their financial life. Old Republic needs to raise their CEO's pay.
