    Old Republic Home Protection was given to me as part of the sale transaction when I purchased my home and I got one year. I haven't had any issues with them so I just kept it, and it’ll be six years in December. I submit claims online and it’s easy to navigate the site. If you don't have your plan number, they can look it up by your address or your ZIP code or your social. It's fine once you get in there. It just depends on what your situation is. Sometimes, it may be difficult to pick. I have two AC units and the one upstairs wasn't working. The site asks you what the problem is, and they give you a list, but a lot of times what you're looking for is not there. When we're on the site trying to match up what we know on our end versus the technical terms, sometimes you could get a little muddy.

    After I put in the service call, I would get an email that tells me who my service provider is. They would give me the phone number, and the service provider would reach out to me and set up a time. This last time, I went through the same process and got the email, but the service provider never reached out. I waited a couple of days and then decided to call them myself and left a message. The rep said something happened with the order. But for the most part, they've been very responsive to the inquiries from Old Republic, and I haven't had any issues. My experience with the service providers has been positive. They have all been extremely nice and very punctual. They fix the problem. I never walk away from a service call feeling frustrated, or that it wasn't done to my satisfaction. If Old Republic has a vetting process, it works.

    The time it takes to send out a tech is going to vary depending on what it is. I had an AC issue in the dead of summer and I waited a week for someone to come out to look at it. It would be the same thing if you had an issue with your heating in the wintertime. Old Republic is gonna be bombarded with that. If it was a microwave or refrigerator, that's not seasonal per se. So, you can get a technician to come out quicker. But the HVAC is very cyclical.

    Everything has been very smooth. I've heard a lot of people complain, such as when they call and can’t get a rep on the phone. And I get that. Sometimes, people wanna talk to a live person. But if you go the route of just doing everything online, it’s seamless. If I had an issue, I would just call them back and let them know that. But nowadays, it's hard to get a hold of a human being anytime you call anywhere. If I need to call, I know I'm going to be on hold for a little bit. But once you get a live person on the phone, they are extremely nice, responsive, helpful, and resolve the issue. One thing Old Republic could implement is a callback option so people don't have to sit on hold for 15 or 20 minutes and can get a callback when their name comes up in the queue.

    My boyfriend does not have a home warranty, and he just paid out $4,300 for a grinder that's part of a septic tank. He asked me about my home warranty and I said I have Old Republic. He asked what I like about them and I told him the prices are reasonable. Old Republic has different service plans. Plus, the technicians and the people that they contract with are wonderful. I would highly recommend them. I haven’t been with another home warranty company prior to Old Republic, and I would not recommend them. And I told my boyfriend that. Old Republic genuinely seems to care about your issue and tries to go out of their way to make sure that the problem is resolved. So, I love Old Republic and I would not change one bit.

      We purchased a new home for us that was about 20 years old. With our purchase, this home warranty was included, and we did not use it for a few months while we settled in. Then we had a faucet fall apart in my hand, and boom- our adventure began. Your plumbing vendor was prompt, it was fairly straightforward to request that claim (but long hold times if you want to speak with an actual person), and the replacement faucet they installed was similar in style if not the same brand or model. As the faucet that broke was about 15 years old, that made sense to me, and I just had to pay the vendor fee (like a copay).

      A month or so later, we found a significant plumbing leak inside of our exterior wall, dripping out of the bottom of the wall with an audible hissing noise of either a hole in a pipe or a rattlesnake (spoiler- it was not a snake). We were so impressed that they recognized it was an emergency, and sent a plumber within a day, who called for approval while on site to cut into a wall for access (there was some debate on access from inside a tiled shower vs stucco exterior) who got it capped off same day so we could have water in the rest of the house minus that bathroom while we waited for step two.

      That took some long hold times on the phone, and a few extra few days (which worked out as the wet wall needed to dry to outside air anyway), but once we got approval the plumbing vendor came back to fully repair and restore water lines to the affected bathroom within the week, and our warranty did also cover the rough patching of the hole the plumber had to cut in our exterior stucco wall (not texture or paint, but at least it was weathertight). There was a little confusion on whether the stucco vendor would be a second vendor charge, but after talking with the representatives it was clarified that as it was all from a single incident, both vendors were included on a single vendor fee, which was fair.

      All in all, this warranty company was as good as can be to work with, and we have found the vendors for plumbing, a/c repair and stucco patching were all quality choices that did good repairs for us. We were happy to have them as our backup for the first year when oddball things broke, and are considering whether we should renew it or if the big stuff is behind us now...

      When I purchased the house, my broker arranged to have a home warranty set up with Old Republic Home Protection, paid for by the seller. I just kept on renewing it because it's convenient. The people that they send are good and get things done. The scheduling happens within the next day. And within two or three days, somebody is out to sort it out. When I submit the service repair, I put in a credit card number. After the service has been done, there's a deductible fee that Old Republic charges.

      When I figured something was wrong, I would look at it and go to Old Republic's website and submit an explanation of what the problem is. They usually call me back and let me know that somebody will come out, and I get a call from the service provider. They come out, usually do what they can to figure it out. Typically, that does get solved. Depending on what I've asked them to do, sometimes the same problem will occur again. We've had some plumbing repairs. First time they came out, for example, to snake the line and problem reoccurred. This time, they came out and they removed the pipe that was having a problem and replaced it with a newer one.

      I understand that having a warranty can sometimes be a bit more expensive than just taking care of stuff on your own. On the other hand, when it does come up, and it has come up often enough, I'm much more satisfied with the service I get from them than from trying to do it on my own. I tried it once and it was hard and I wasn't pleased with the service when I made the arrangements myself. Also, The per service fee is reasonable. It is less than I've paid for a service call when I arranged on my own. I understand that Old Republic picks up part of that tab, but charging me an annual insurance or a premium. They're trying to make money, so that brings the price closer to what I might have paid on a per-call basis. But I also appreciate having the professional and focused people that they send out. I have good experience with them doing the job and not trying to upsell me.

      I've been on and off with Old Republic for several years. My first time with them, I had to call them out for a problem with a fan on the air conditioner and they looked at it and replaced it. So it was a pretty good experience as far as that respect. When you do talk to somebody, it's pretty straightforward. It's typical insurance company tape, hurdles to jump through. But other than that, it's pretty good.

      The experience I've had with the first claim at my first property was a very good experience. The tech found the problem right away, and then he was able to get the part and come right back and fix it. But there have been several other times at the other property that the vendor will find any reason to reject your claim and then want you to pay them directly to fix the problem. It's because they might have contracts with the insurance company and they're offering lower pricing. So they look at any direction to just not do the warranty.

      Old Republic excludes so much stuff that they pretty much don't fix anything. I've been struggling with that. But as far as their response and how they handle things, I went through a sewer problem with one of my properties and I was able to talk to one of the upper management at Old Republic. She really handled herself professionally and at least set me square, and helped me to understand what they cover and don't cover.

      Six years ago, the compressor in my air conditioner went out. The contractor came out, but it took forever to get the thing installed. Somebody explained to me that it's not just Old Republic, but it's all home warranties in general that they're going to fix the thing, but they never want to replace the whole unit. In my case, I have a Trane, which is a really good air conditioning unit, but it's been in here for 25 years. They replaced the compressor. Then a little over a year, the compressor went out again. This time, it took them over a month. Finally, they put a better compressor in there, which I've had now for five years.

      My sib was kind of handy with stuff, but he's not an air condition man. But he told me he could hear the fan was making a funny noise. He said it sounded like a bird was caught up in there. We assumed it was the fan. So, I called Old Republic. I was disappointed to know that when I called them at Friday afternoon, they didn't have contractors come out on the weekends anymore. He said that was because they don't want to pay the overtime. I've got a heart condition, they said, “If it isn't an emergency or something, you can call another contractor, and we'll reimburse you.” But I'm glad I didn't go all the way because I didn't find out that.

      Long story short, I called another contractor, One Day and Night, and they came out. They did tell me the issue was the fan. But now, they give me the big song and dance. They're telling me that because the unit was 23 years old, they don't make this fan anymore, so they can't replace the fan, and I need a whole new air conditioning unit. I told them that I needed to think about it first.

      When I called Friday, Old Republic gave me the name of two companies. I called them both, and neither one of them responded to me on either Friday night or Saturday. Then on Sunday, one responded back to me. They did end up coming out on Monday afternoon, and they told me that they could replace the fan, but that I needed a new air conditioning unit, too. I told the tech, “Well, look, that's up to Old Republic.” I'm not going to pay for a new air conditioning unit. They scheduled two days later, and the guy came out, and he put a fan in. He told me that it's an older unit and there's no guarantee how long it's going to work.

      I pay Old Republic 80 dollars a month, and I went three years without a service call. The last time I've called, the service call was $85. Now, it's 115. But it is what it is. I had one other experience five years ago that I called Old Republic because the bathtub was not draining properly. So, they sent somebody out, and this guy told me that they were going to have to tear the wall out, and then it wasn't going to be covered by the warranty. It could cost me $15,000. So I told him I would have to think about it. I finally got ahold of a guy that used to come out and snake my sewer lines and he came out and ran a snake for about 20 minutes, and solved the problem. So, I called the company back and said, “That's bullshit. You guys scare me. I'm Social Security, retired. You tell me I get stuck.”

      Old Republic can't be responsible for every contractor. All in all, they're good. The compressors got to be 2,000 and they have replaced two compressors in the last five years. So, it's almost worth what I paid. But they don't hire over the weekend and that's inconvenient for me. When it gets to be 115 in the summertime, they should be able to get someone out seven days a week, 24 hours a day, or at least 12 hours a day, seven days a week. What if this air conditioning issue happened in the first week in July, and I would have to sit there from Friday to Monday night without air conditioning because they don't want to pay overtime.

      When I purchased the home, Old Republic was already included in the house. So, I just kept them. The price went up from when I first moved here. The total price is now $575 a year, and then when you have a problem and you call them out and they send a contractor by, that is 110 bucks. But everything's high right now. Everybody's dealing with high costs. The contractors ain't doing that work for nothing. They got to pay the contractor. So, it's one vicious circle. I'm satisfied with Old Republic. The only thing is that they charge a call out fee while my other providers do not.

      Your customer service is awful. It’s next to impossible to get a real person on the phone and when you do you can hardly understand what they’re saying. I’m 78 years old and I hardly ever need email. I'd much rather use text. Your website is very confusing. I can't get a full list of appliances on there when I do need a request. I’ve waited months to finally get a microwave replacement. It was finally delivered last week, but I’ve been on the phone now for an hour to find out when they can install it.

      I was a customer with Old Republic in 2011, and again from 2022 to 2025. While they did resolve a minor garage door issue (only after I posted a public review), my experience with their HVAC coverage during 115-degree Las Vegas summers was a complete nightmare. If you have this warranty company, demand to go out-of-network for major appliances.

      Here is exactly what you can expect from their contracted vendors and customer support:

      Dispatching Fraudulent & Unlicensed Contractors: They sent Raydan Heating & Air Conditioning (legally registered as RADDAN INC / LLC). The technician—who was actually owner Jay **, though he lied to my face and denied owning the company—charged me $150 out-of-pocket via Zelle for a part. When he returned later, he secretly removed the exact part I paid for! I had to threaten legal action to get my refund.

      Fake License Number: He hands out business cards advertising Lic. No. 0083282, which does not exist in the Nevada State Contractors Board database.

      Invalid Credentials: Secretary of State records showed his corporate entities in "Default" and "Administrative Hold," and his municipal business licenses are listed as Inactive and Expired. Old Republic was provided this exact proof and did nothing.

      Falsified Work Orders: Another contractor, Ultra Heating/Cooling, completely fabricated their invoice. They claimed they repaired a coil leak and added 2 lbs of 438A refrigerant (which can ruin a system if lines aren't flushed). The leak was never repaired, and Old Republic’s internal work order completely contradicted the invoice given to me.

      Terrible No-Show Vendors: They scheduled an appointment with 5-Star Home Service, who were absolutely awful. They completely failed to show up to check my unit, which is why Old Republic finally had to send out Zen Air instead.

      Medical Hardship & Massive Out-of-Pocket Costs: As a Stage IV breast cancer patient, I could not wait weeks in 115-degree heat for Old Republic to figure out their incompetent vendors, especially for the unit that cools the room where I sleep. I was forced to go out-of-network for both of my A/C systems:

      Unit 1: I paid $2,700 for an out-of-network compressor replacement. Old Republic did eventually reimburse me the full $2,700, but only after I specifically requested and fought for it.

      Unit 2 (Bedroom Unit): I hired my trusted contractor, Desert Valley Heating & Air Conditioning, to replace the entire system out-of-pocket because I desperately needed cooling to sleep safely. Old Republic only approved a partial reimbursement of ~$2,431 for this $8,000 HVAC unit replacement. I submitted the final invoice to them on September 4, 2025.

      Retaliatory Non-Renewal & Withheld Funds: Just 10 days after I submitted the Desert Valley invoice (and immediately after Old Republic had to pay out Zen Air for Unit 1), they dropped my coverage and refused to renew my policy because of my health/claim history. Worse, they never sent me the $2,431 reimbursement check they owed me for Unit 2! A non-renewal does not void an approved claim on an active policy, yet they pocketed the money.

      Abysmal Service & System Confusion: Phone hold times average 1 to 1.5 hours, and hold times reset if you are transferred. Because I have two separate A/C units, representatives were constantly confused and frequently referenced the wrong system. They also refused to warranty previous stove and microwave repairs that broke down again after just 3 months.

      Save yourself the time, money, and severe health risks. I have since switched to American Home Shield; I pay less, and the service is vastly better. Shame on Old Republic.

      It's very simple with Old Republic. I file my service request online and they assign it within 24 hours. Then I get the vendor information in my homeowner portal and I can either call the vendor or they usually call right away and schedule. I have had issues with vendors in the past, but reaching out to Old Republic has been easy. They've been great about reassigning the work when the vendors don't seem to be getting it right. I'm very pleased with Old Republic. It's definitely worth it having them. My only complaint is when you call to speak to someone, you can sit for easily an hour or two trying to get ahold of a representative so I just use the portal instead. I send a message and they just call me when they have someone available.

      When you call you are on hold for hours. We were told parts were covered for our garage door but company they use said we needed more items fixed before they would fix what is actually broken. They wanted over 1,000 for the supposed items. So we paid the $100 trade fee to find out we are gonna have to fix this ourselves. My husband looked up parts they say we need so we will fix ourselves.       When I sent in a claim, it wasn't what I had expected because some parts were needed and they had to order them. But it was very quick and done. The contractor was out on a Friday, and it was fixed by the next Friday. Old Republic's price is decent. You got to pay 100 bucks when you get the call out.       I wish there was something, anything good I could say about this company but there really isn’t. We bought a home and it had some issues. We filed have files a claim and it’s almost 2 weeks later and the problem still isn’t fixed. The compete sent states “we are waiting on your warranty company to”. The warranty company sent an email stating “we need more information." They claim to need more information but we can’t get anyone on the phone to actually speak to. Oh and the claim they are “available 24/7”, that is bs. There is not even a place on their website to check on the claim status and therefore no way to add the “additional information that they may need”.

      We are without an AC in south Alabama- yes they say “in case of emergency, you can call your own company and they will pay the invoice “. How can you trust a company to do that what they won’t even return your phone calls? We have his 73 yr old mother living with us and we ended up taking her somewhere more comfortable to keep her safe from the heat. It’s ridiculous. It’s inconvenient, frustrating, time consuming & they just don’t give a damn. I guess they have ac at the moment.

      We had a claim on a refrigerator with Old Republic and it didn't go very well. We had trouble with the person that was contracted to fix it. Then we had an ice maker problem and that didn't go well also. But eventually, it did get fixed. Aside from that, we had a claim about our Goodman AC that stopped during the hottest day of the year. There was a problem with the fuse and Old Republic contacted a group in Slidell called Express Air Conditioning & Heating to work on it. I called them and talked to the owner's son. He told me he was booked and that he didn't know if he could come out the next morning. I explained that it was our only unit and it was 114 degrees at my house. He showed up the next morning, worked his butt off on it, fixed it, and it's been working ever since. That was an absolutely great experience. So Express Air was fantastic and the owner's son helped out a lot.

      Ok, since this company wants to play ball and refuse to refund me, let’s play ball: Old Republic Home Republic came highly recommended to me from someone that utilized their services. When I bought my home, I had been assured that they had a “reliable network of providers” for services. When I phoned them for a plan cancellation and partial refund of the remaining months of my plan due to horrendous service, I was told I had to email them directly at cancellation@ohrp.com because they didn’t accept phone calls. With this sort of customer service, I wonder why?

      They had no one available for: a/c and heater check and maintenance, re-keying my home, or a roofer to check a concern I had. The one service provider for the stove dragged out the work for months, with my having to call OHRP several times since the guy kept ignoring my texts and phone calls. The plumber that was sent for a drip was unprofessional and swore up and down in my own home, within earshot. The entire time. Followed by said plumber trying to rack up additional work on my property in the excess of $1,200 to $1,500 to just *start* the job. Followed by my having to fix the leak after the fact. Now I want my $995 refunded. You could’ve refunded me pro-rata for the remaining months and instead pulled this stunt. Review stays up and will be cross-posted until I get my money returned, in full.       Plan # **. Work Order # **. Contractor: ADG AIR INC. Vendor is either dishonest or incapable of fixing AC. They were quick to collect the service fee but did NOT fix the problem and blamed it on AC coils being dirty on the outside and dirty wheel on the blower motor.       We had 2 separate service calls, the first being AC unit 1. AC unit 1 kept tripping the breaker, an AC technician was sent out and after a 1/2 hour said AC unit 1 was running fine and kicked the service request back. An electrician was then sent out and he tested the breaker and found it functional. He noted that it was the AC unit 1 that was pulling more amps every time the unit kicked back on, 54 amps the third time which is why the breaker was tripping. The electrician kicked the service call back to have an AC technician come out. Old republic canceled the service as there were too many service calls, nothing was ever fixed. The second service call was for AC unit 2, that issue was fixed. I explained all this to customer service and they sent me to another representative with a 45 minute wait time, unfortunately I had an appointment and couldn’t sit on hold.

      We had to call for several issues since we moved in this house. This last issue was the worst. Our air conditioner was making a banging noise when it turned off and again when it turned on. A repair person came out and determined the condensation in the duct work was causing the issue, he took pictures and videos. I did not hear anything for over a week, then I get a text stating they were sending Lovelace Co. The owner and a helper came to look, the owner was very rude and abrasive from the start. He would not listen to anything I was trying to explain to him. He said, "I have been in this business for 30 yrs., I don’t need you to tell me what someone else found."

      It was obvious that what the first company found, Old Republic was not going to pay for so they called another company and informed him they were not going to fix the issue. Mr. Lovelace sent his helper under the house to look around and by some magic they stopped the banging. He stated plainly, "It is fixed. This matter is resolved. Do you agree?" I said, "I do not hear it anymore." Well surprise surprise it was back the next day, and it is worse.. I believe the first company found the problem, that is why O.R sent a different company out with a bully in charge.. I am going to call O.R tomorrow and voice my opinion about their underhanded ways.. And let them know the situation is not solved. I am also going to give O.R and Lovelace Plumbing a review on Google…

      Old Republic isn't the only corporation that has one interest only in mind, the money. They don't care if you're in danger from triple digit heat without any air conditioning for 3 weeks. I had to buy the service from their claim that had to be made with the assigned vendor for the job with cash during a heat wave that was starting in Scottsdale after an authorization that the vendor claimed they didn't give them an authorization to get the materials within the 3 weeks we were trying to hold out and couldn't wait any longer.

      So I had the money and was able to get the job done on a scheduled date that their authorization never came to and, of course, their lawyers were always working full time, every day to write a policy that won't cover more than a "small claims court" potential limit on the "contractual" arbitration clause as my only course of legal action against them. Which I will be doing all I can do against the atrocious and criminal behavior even if it can carry the term "legal".

      I sent in a claim by phone and the reps that I talked to were fine. The process was easy. But the service providers were terrible. We were having issues with our garage. We live in Louisiana and Old Republic sent someone who was in Florida. That was fine. This gentleman drove all the way from Florida, was at my house for five minutes, and claimed that he couldn't fix the garage or that it was the motor. We're having issues with the garage opening and closing. He said he couldn't fix it because the wiring in the wall was bad and that we needed to get an electrician out. So, we paid this $100 for him to come to my house for five minutes and say he couldn't do anything to help.

      We took it into our own hands and had someone else come out. The wiring for the sensors came unplugged. So, we essentially spent $100 to have someone come out, didn't do anything, and were told we would have to file back up with Old Republic to have an electrician come out, and then pay another service fee, and then have him come out for the second time if the electrician couldn't fix the issue. But if you worked for the garage company, you should have been able to look at the sensors and tell that they had come unplugged. So, that is our issue.

      Save your money. Impossible to get anyone on the phone after the initial service request, which of course starts a $100 service fee just for calling in. Then they’ll find a way to say your need isn’t covered. But that was after I sat on the phone for hours and after my contractor tried to reach them for 1.5 hours to no avail.       DO NOT USED THIS COMPANY!!! I had a Samsung refrigerator freezer. The icemaker and freezer kept stopped working. I called Old Republic and had it worked on 10 times. I paid my $110. trade fee each time. Two times lost hundreds of dollars of food in the freezer. The last two times I called for service on this same appliance it took them four people to accept the call because no one knew how to work on a Samsung refrigerator freezer. A gentleman came about two weeks after my call in and worked on it, put new parts in and reprogrammed. It was not three days that it went out again.

      I finally got tired of Old Republic not being able to do the repairs. I had to buy a new refrigerator freezer. I could’ve bought one with the trade call fees I paid. I canceled my plan early because of all the problems I’ve had with this company. They refuse to give my money back and charged for days unused, plus what they estimated as unused services I never got. I can understand charging me for the months of unused of the plan. But for calculated unused Services is wrong. How could they know what services I would use in the remaining of my contract????

      We got Old Republic Home Protection when we bought the house three months ago. It came with the house when we bought it. They paid for the home warranty. Our experience has been fine so far. The garage door had torn up. It started acting up, and then the cable fell off. So I called Old Republic, and then I got a phone call from the guy coming out there to fix it. He was real nice. He didn't try to chit-chat. He just came out there and fixed what he needed to fix and said it was done. He said not to pay him, but just to pay Old Republic. I finally got the bill in the mail the other day. So I'll be sending the $100 off tomorrow, which is a lot better than the home warranty that my mom then had. Old Republic is worth the money. You ain't got to fix nothing. Just call them. They'll come out there and fix it for you.

      After being disconnected twice and over an hour wait, an extremely rude customer service agent told me to be patient! I won’t be renewing this home warranty… never have the electrician contractors available and told me to locate my own!

      Old Republic's customer service has been great, but I am in the mix of getting stuff looked at and fixed right now. I had a technician come out and didn't do a good job. I had another company look at it.

      I submitted claims by phone and Old Republic's customer service was great. It was a 10. I've canceled that and I've gone with another company sponsored by my new mortgage company. However, I would go back with them.
