    I was very pleased with the quick response to a plumbing problem I recently had. The day after I called Old Republic, I had a plumber at my house to look at a frozen shower valve. I was expecting the plumber to look at it and then to have to wait for a part to be delivered. But, instead, he was able to replace it immediately. The entire appointment took no more than 10 minutes. The valve now works great.

    I am very dissatisfied with the service provided regarding my recent request to have our hot tub evaluated, as it is not functioning properly. Two technicians have been sent to my home, and neither visit resulted in any actual evaluation or repair. The first technician stated that he does not work on this type of hot tub, which I understand; however, this raises the question of why he was dispatched in the first place. Despite no work being performed, the job was marked as completed.

    The second technician’s visit was equally concerning. He was rude and dismissive, and made a point of belittling me when the hot tub was not filled, stating that it was “common knowledge” that it should be filled prior to inspection. He then said he “did not have the time to wait for it to fill” and left without performing any service. Again, the work was marked as completed, which is inaccurate. In addition, my attempts to contact Old Republic to resolve this issue have been extremely frustrating. It took three days to reach a representative, with hold times exceeding 30 minutes each time, and up to an hour on one occasion. At this point, I am very unhappy with the level of service provided.

    I called Old Republic and talked to a representative to get our HVAC fixed from the previous owners. They had a contractor come out and look at our HVAC. But because it wasn't due to normal wear and tear, they refused to fix it. don't really blame the Old Republic for not wanting to fix it. But the guy who came out to look at it wasn't super truthful. He didn't tell us all of the problems and the things that he found.

    Our ducting under the house was bad. It looked like an animal had gotten under there and torn stuff up. He didn't say that there was a rodent infestation. Apparently, he had told Old Republic that there was a rodent infestation and that there is dead animals under the house, and a lot of details that he didn't tell us. He didn't really spend a lot of time under the house, which was really frustrating, because I was there during the whole evaluation, and so was my father-in-law. When I told him what they had told us, he said, "That kid didn't say anything to us about that." So, we just ended up going through a different service to get our HVAC fixed.

    I've been very unhappy with Old Republic lately. They pay for the garage door to get repaired, but they don't pay for the handle or the springs for it, which doesn't make sense. A garage door is a garage door. It’s a wholesale. It doesn't make sense to have a different coverage for every detailed part of an appliance or a fixture. My parents and I have about five accounts with Old Republic and lately, we're thinking about canceling it. They don't have very good customer service.

    I called Old Republic about a plumbing issue and they fixed it. The plumber was good. He took tons of pictures and was able to send them to me, ‘cause my wife was at home. I wasn't. He was able to document everything. But for my refrigerator, I'm still waiting on the part. The repairman just said it was a part that they needed to get approved and I had a couple of scheduling conflicts with them. We’ were finally able to get them out. They had a part come in, but they said that wasn't it. So, now they said it's gonna be about another 10 days before they're gonna be able to come back.

    I've used Old Republic Home Protection a couple of times. They are very easy to work with. Also, I'm happy with the coverage. Our policy came up for renewal in a couple of months, so we renewed it for another year on our own. We bought it ourselves. Recently there was a water leak in the bathroom. The water line worn through causing a leak. We went to the Old Republic website and put in the claim that way. It had a list of things that I had to report, like water, electric or whatever it might be. We got plumbing, went to the drop-down menu and signed up for it. It was very easy. The plumbing company came out and fixed the leak.

    The service is okay, but a little slow on callbacks. From the time I placed the order to Old Republic, it took close to a week to get a call back. But the contractor was great. They came out with the appropriate times. When the guy showed up, we talked about the problem and did his thing. It was great. But I wish there was someone to talk to if you have problems. Second to that is I don't know why I waited a week. I don't know if it was Old Republic’s issue why I waited a week or them trying to dispatch the work.

    We've only been in our home for a year, and we got a one year warranty with Old Republic when we bought our home. I call and tell them what needs to be done. I have to pay a $100 deductible, and they go the cheapest route to try and do a repair or fix something. Everything is rebuilt. We needed a pool pump. They don't make the pool pump anymore. It's so outdated. Instead of them replacing it, they rebuilt it with used parts. The first one did not work. The gentleman had to take it off and rebuild another one. That's crappy service. From 1 to 10, I’d give it a 4.5.

    The claim takes a while and I don't feel that the protection does anything for us, being that we've had to put so much money into our house for repairs. Our HVAC was 51 years old. It was outdated as well and it's illegal to rebuild. I didn't want my HVAC repaired and they don't make it anymore. We needed a new one and we had to buy and pay for it. It cost US $15,000 out of pocket. I would tell people to shop around and see if there's better options.

    The Old Republic reps that I talked to over the phone were very nice. But requesting a service call was difficult. You make your claim, and then you wait and wait and wait. I sat here for five days with no heat in the wintertime. The technician that came out told me that my brand-new heat and air was a bad coil and need to be replaced. Old Republic needed more time to decide whether they were going to do it or not. So, they sent another technician out here that found out it was just a loose wire to the thermostat. The initial heat and air people that came out here were the people that installed it and said that they needed a new coil, but it was brand-new coil. They said it wasn't any good. Then they sent another company out here that found out it's just a loose wire to the thermostat and fixed it right away.

    I've had a wonderful experience with the Old Republic reps that I've talked to. They send out the techs after two days, at the most, that I sent in the claim. Normally, if it's on the weekend or holidays, somebody at least has called me from one of their local people within 48 hours. The last thing that I filed was a fire in our microwave. When the man came out, he said, “You need a brand-new microwave.” That took a while because they had to come and measure it, and then they had to give us pictures. That was probably the longest time. They had to find that could fit into the place over the stove, that it would match the stove and perfect dimensions. It was wonderful.

    We have been with Old Republic Home Protection for almost two years. If you need to make a claim and are not able to use the online system, you will be lucky if their phone system connects you to a human or that you don't have a 45+ minute wait on hold (often accompanied by being disconnected just as the human picks up). Most of their service providers have been single person providers so they have no inventory (so you have to wait for them to call you, come over a day or two later, then leave doing nothing because they have to order the part and come back several days later). All the while your supposedly warrantied item is still in need of repair.

    Now we are a week away from our warranty expiration and I realized I have not seen anything requesting a renewal of our warranty. When I logged in to their system I had to search for an option and finally found a note saying they were choosing not to renew our home protection. No notice?!! I don't know if other plans are better but I highly advise not using Old Republic, they are terrible to deal with.

    This place is an absolute joke! We moved to our home in November of 25. We had them come out for a dishwasher problem. That was $100 They sent someone out and he told us what was wrong he ordered part, came out and thought he fixed it. It still didn’t work. They told us he’d come back again. He did not. He called and asked if it was doing the same thing. We did yes. So he did well order another part. After 2 months of waiting we called back. They did they didn't have anyone contracted with our area so we could hire our own repair man and they would pay him. We deduced to just get another dishwasher and not mess with them. All of a sudden another $100 comes out of our account. We have called 3 times and have been treated very poorly. And have yet to get our money back. All 3 times they say they will let that department know and they’ll it a check. Still…waiting….

    HVAC provider was horrible. No heat since Jan. He changed our furnace on Thurs and if we wouldn't have slept with windows open, family would've died from gas leak. Now not only in house with children and no heat in 30 degree weather, no gas at all for past 4 days. No hot water also. Provider was supposed to come back and did not. Excuse about being sick but didn't send anyone in his absence. ORHP needs to picks their providers better.

    My refrigerator was in the house when I bought it. They came to service it. I found out there was something in the compressor. It won't freeze. The call center lady was very rude and told me my refrigerator is not covered. So why am I paying you for 5 years and get another one. Now they won't answer my calls. Worst warranty ever.

    Our dishwasher failed on Feb 23, submitted ticket Feb 24, service tech arrived Feb 26 then nothing. On March 13 called and after being on hold for 1 hour was told the repair part had not been ordered yet. There is no incentive to be quick, to do it right or to keep the customer happy. They will do the minimum and if you do not stay on top of it may do nothing. My advice, depending on your house it may be a good option. For us with all appliances 20 years old, I am better off replacing myself vs dealing with the aggravation of this companies process. I am cancelling my policy today. Very disappointing.

    Our niece recommended Old Republic, and my wife and I have been covered with them for at least three years now. When filing claims, I prefer talking to a real person though sometimes I have to talk to an AI rep. The claims process is fairly seamless. When we had to have an electrical job done, the guy said we didn't owe him anything, that Old Republic would bill me directly for the trade call. However, I'm used to paying the vendor themselves the trade fee, but Old Republic has changed that so I don't know exactly what that's going to look like going forward. Other than that, I've been satisfied with their level of service. Old Republic is competent. We are selling this house and I would use them again.

    We have had our warranty for a little over a year and only used it once for our AC. (Apparently the handler was on "slow speed") and a technician was sent out to fix it. Recently, when we returned from a camping trip in August - a very hot, sweltering time of year in Arizona, we noticed that our AC was no longer blowing cold air. It was a Saturday when we called, obviously the usual hour long wait to get ahold of a representative and were told that a technician would not be available until Tuesday, (It's AZ and the summer, probably a lot of calls to ORHP for AC techs - also Labor day), we figured. 3 days in AZ without AC is a challenge in itself. Obviously, we have home warranty because we could not afford to get a hotel, or call for an outside AC company, so we waited it out.

    The technician arrived on Tuesday, like ORHP said he would. He did not spend very much time diagnosing and left us with the AC back to blowing cool. The tech told us to notify him if anything changes and with that he left. It couldn't have been more than a day or two before we started to feel the AC losing its coolness. We tried to contact the tech with the number he provided, left messages, but no answer. We went ahead and gave OHRP a ring again hoping that they could get ahold of the Tech. Once again, wait times for these calls is at least sometimes an hour.

    ORHP finally connected with the Tech - it seemed as if the AC company was avoiding our call. I don't believe it took days for them to come out this time, but when they did, once again they spent very little time diagnosing the issue, got the AC to blow cool again and left. This time, the AC seemed to run okay for a few weeks, but sure enough, eventually became slower and slower to cool the house. By this time, it was cooling down outside, and my wife and I would leave the windows open. We do not run the AC during winter, and were good until late February, until the temps began to rise into the 90s. We were already weary about its performance prior to winter, and sure enough, once again, the AC was not cooling the house.

    Fool me once, shame on you, fool me twice shame on me... My wife and I decided to call an outside AC company as the ORHP contracted tech did nothing but put a band-aid on the issue. Summer was coming and we did not want to go through again what we did the previous summer. As I found another AC company, they immediately sent out the tech, diagnosing the issue for $105 fee. There was a leak in our coils and the system was not holding refrigerant, as told by the pile of oil in our handler unit, a big indication for AC techs.

    ORHP tech not only left the outside AC unit door off the hinges, but he also did not screw the handler doors back shut either - (A band-aid as well as careless.) We were given a quote for the repairs - A new coil, an electrical contact for the unit outside (due to the low refrigerant the unit was arching thus scorching the contact) and refrigerant, total was $1900. Luckily the AC had just recently been put in, and the parts were still under warranty, otherwise would have been a $4000 bill! We were also told that an AC that runs low on refrigerant is also likely to have to compressor damaged.

    Paid the $1900, unfortunately but had the AC fixed the right way! We will NOT be renewing protection. It seems that ORHP needs to focus on sourcing better techs. Yes, it may have been a 3-4 hour job, but what's the point if not done correctly? We enrolled in this protection for peace of mind, but this is not what we got. I would not recommend ORHP. Who you hire says a lot about your company.

    When we bought the house, Old Republic was the warranty that they had from the previous ownership, so we just kept it going. I usually submit service requests by phone. Their representatives get to the point and get what we need done. So, it's fair. The timeline depends on the service, but the only thing that might take a little longer is the AC. Normally, everything's set up where the company they provide calls within the 24 hours and sets up a date with us.

    The service providers sent by Old Republic take care of whatever we need to. There have been a couple instances where they've been kind of trash, but I feel like the second I call Old Republic and tell them, they switch it up and take care of it. So, it's not been too much of a headache. Everyone just comes out, does what they're supposed to do, and is on their way.

    I got Old Republic 'cause it's the one my mom uses. However, sometimes it takes a while to get somebody to come out. I've had issues with my washer pretty much the last three years and sometimes, it'll take them a few days to come out. Then when they came and fixed that part, it broke something else in the washer and flooded my house. It was not the easiest process. But they're nice people. The last guy that came out was really sweet. He fixed the mistakes. But I have a really old washer and dryer, and Old Republic keeps fixing it instead of just replacing it, which is weird.

    I submit claims online and usually, someone is able to come out in two to three days, but they've been for stuff that weren't as urgent. Old Republic had someone fix the heating element on my oven, and the service provider did a great job. They came in and diagnosed problem. They had to order a part, then they came out and fixed it quickly. It took about a week and a half and the unit is working good. My interactions with the reps have been very good as well. One time, I had an AC guy come out, and I didn't like him. I didn't think he did as good a job. The next time I had a problem with the unit, I asked for a different person, and Old Republic provided a different one right away.

    Old Republic was part of the package when we bought our house in 2009, which was how we knew about them. I call to submit claims and usually, it takes forever when you’re on hold. But once you get a person, they’re nice and courteous and open up the ticket. Most of the contractors have been good. The only issues we’ve had were with plumbers. A lot of times, we have to get another one to come out. The guy who was here couldn’t fit in the crawlspace, so we had to wait another day for someone smaller to come. But Old Republic is the best warranty company in the world. Compared to other companies, I like Old Republic’s response, courtesy, professionalism, and quality of vendors.

    In the beginning, Old Republic was really good. We've used them for several years now, and they would send reputable vendors to us. But lately, we're getting these vendors who are not very good and who just keep coming back. For instance, just last month, it took one of my tenants almost two months to get a new washer. Old Republic kept sending the same person that couldn't repair but didn't want to tell them that it needed to be replaced. They told my tenant, "You can't really use this. But if you keep it on low, you can use it.” I called Old Republic and told them if the tenant can't use the washer completely, then it's not repaired. They sent those people back again, and they finally said it needed to be replaced.

    It happened to another house for a dishwasher. They kept going back and forth and that also took two months before they finally decided it needed to be replaced. When one vendor was repairing the dishwasher, they broke something when they pulled it out to work on it. We have to pay to have a carpenter go and do it because Old Republic wouldn't cover that part.

    We had Fidelity before, and compared to Fidelity, Old Republic is much better. But they're not as good as they used to be. One of the reasons that I moved from Fidelity to Old Republic was we were using this AC repair company that was with Fidelity but they went to Old Republic. Before we signed on, I asked if we could request for that company. They said we could but I have never been able to use them, not once. That AC repair company said that Old Republic was great and if you have their prime membership, they'll fix anything for you which we saw is not true.

    I used to call a claim in but the wait time took so long. I stopped calling because I could never get the person I wanted anyway. There was no point in doing it. Now, we do everything online because it’s done faster. The only problem by doing it online is you can't make special request on it. We have some issues with some customer service people, but our representative is very good. Every time we have an issue, we would email her and she'd make sure that it is dealt with.

    Old Republic is not the cheapest. It's now $110 per service call. But we've had experience in the past when it was too cheap but they were terrible. So even though Old Republic is expensive, we always put everybody into the prime plan. Every time we get a new client, we put them on Old Republic. But lately, we're trying to figure out if it is worth it. It costs us $110 to get a person out but they deny the claim, and that's happened several times.

They sent a plumber out here, but we never could find out where it's coming from. It had nothing to do with Old Republic. They were all very polite, kind, and did their job.     Sometimes Old Republic responds but sometimes they don't. You call and leave them a message but the response is not instantaneous like other home warranty companies. It usually takes two to three days to get a response in this area. They just say there's no one available but Tucson is only an hour and a half away. When I lived in Ojai, California, which is 90 miles north of LA and about 18 miles from Ventura (the main town), they were responsive with people from 80 miles away. This is an hour and a half away and I'm sure they have other jobs going on here and they have other people in Sierra Vista. Another company I went with was extremely responsive. The guy would come and fix the issue. I also had a plumber come in for OC on the dishwasher. He said he fixed it but it just keeps showing up OC. I can't keep calling them back for $100 every time this doesn't work.

    Also, there isn't a communication between Old Republic and the person who's doing the job for them. It's irritating to keep getting bills from them saying we haven't paid the bill and it goes into our credit report. But we paid the bill to the plumber, and the plumber has not communicated that we paid the bill. I told Old Republic that but they were telling me I have to pay it them so when they would tell us to pay the vendor, we don't do that anymore because it's an inconvenience. We pay them directly instead. The realtor recommended Old Republic but I would tell others not to use this company. I'm locked in for a year but we plan on moving to Tucson and we would not use Old Republic again.

    My mom owns a condo, and I am an authorized user for her account with Old Republic. I submit service requests by phone, and I've only had two issues with the representatives. Long story short, a service guy from JJ’s Appliance came out to do the washing machine, broke its door, and said, “Oh, it's because you need a control panel.” I said, “No, I don't think it's a control panel.” He asked me for some water, then he left. He said, “I'll order the part.” That was December 4 and he never came back. He also never answered my calls or my texts from December 20 to January 22. I downloaded a TextNow number and called him from my son's phone, and he answered right away. Once he figured it out, he said, “Let me check on that, and I'll call you back.” He never did.

    We spoke to Old Republic January 27 and I told the agent, but she said, “You just have to pay for another company out of pocket, and then we'll provide you up to $90 as a rebate.” I told her, “No, I've done homeowners insurance before, but for another company, and I know that basically there's a transfer. You can take the money that you gave them and give it to another company.” She said, “no, I can’t. We don't do that here.” The agent was terrible. I asked to speak to her supervisor, because I knew what I was talking about, and she hung up on me.

    So, I called back, and I ended up getting her again, and she said, “I can't transfer you to a supervisor right now.” She sent me to billing instead then billing sent me back and I got another agent. I spoke to the supervisor, and the supervisor said I was absolutely right. They can just transfer it to a different company, and they handled it that way. The new company, Gladiator, was perfect, and I love them. Their tech came out and fixed washing machine. He said that when the first dude came, he pulled the washing machine by the lips of it, where we open the door. Instead of moving it side by side, he pulled it by that part, and that's why it wouldn't lock.

    As far as the control panel, it was brand-new. We didn't need one. The hot water was off, and that's why we didn't get hot water. The service guy from the first company that came turned it off, and he never turned it back on. I asked him that, “Isn't this supposed to be twisted the other way?” because I could see it and he said, “No, that’s how it was. It's fine.” JJ’s Appliance was the worst, but I got my money back.

    I had two work orders. The only work orders I've had this plan year. Both technicians appeared to be inexperienced. IKMAR Plumbing, Mario, was extremely professional and friendly. He had to fix the same facet three times before he was able to get it fixed. At one point he told me to push the handle backwards to turn on the hot water and I said absolutely not. Fix it the correct way. Thank goodness I checked it before he left, otherwise it would have been a recall.

    The Electrician from Sunbelt came to my hour the same day and they were first. I can't tell you the technicians name, even though I asked him three times. He didn't answer. I didn't check the repair and after he left (he was only at my home for 15 minutes) it didn't work, so I had to request a recall. I called Sunbelt Electric and the woman that answered the phone couldn't have been ruder. She told me I had to call my Warranty Company first, and then they would schedule me again. I had already waited a week and would have to wait another week. I called ORHM and requested a recall. She was so rude I asked to speak to a Manager.

    She informed me it was Heather and she would call me back, which never happened. I get an email from ORHP two days later and it stated that Sunbelt requested that the work order be transferred to another vendor. Valleywide Electric came out and they were phenomenal. The technician introduced himself, was friendly and very professional. It was obvious he knew what he was doing. He explained what he needed to do, showed me the repair, and when it was done it worked. I would try IKMAR again. Valleywide is exceptional. I will NEVER ALLOW Sunbelt Electric in my home again.

    I have been with Old Republic for almost 2 years now. The first year we had one claim for our septic tank and it was handled well. This 2nd year our main refrigerator (which was a whirlpool 2022 model) went out on 14 Dec 25. We were contacted by the repairmen the same day and told our model could not be repaired. On Monday the 15th old republic notified us that they would need to research this. On 19 Dec I was notified by old republic that a part was ordered and being shipped to the local contractor. On 23 Dec the contractor notified us that the part he received was not what he was needed and was contacting old republic for further instructions. On 26 Dec I was told by the contractor that they should be replacing the unit but to wait to hear from them about replacement.

    On 5 Jan the contractor notified that he had been fired without explanation and locked out of their system. I contacted old republic and was told I would still get a replacement but they did not know anything about why contractor was fired. (Note: contractor was only one keeping me updated.) On 12 Jan we finally got a fridge delivered but they only delivered it and would not install. I called old republic and asked about installation and asked about contractor as he lives in my small town in Oklahoma and they agreed to key him install it. I contacted him and he at my house within 2 hours and installed water lines and went over functions. I had notified them originally that I am diabetic and needed prescriptions refrigerated. We had to buy a small fridge in late December to avoid using multiple coolers and getting ice every other day.

    Most times I tried to contact old republic I got voicemail and had to leave a message which they would not call me back. I left message on their website and they would call back next day but usually could not answer timeline, just kept saying 10 - 12 business days. I am a retired Army officer, disabled vet and worked for Dept of Defense for 20 years. I felt totally disrespected. Old republic kept asking for positive reviews on my experience which I refuse to give. I have all emails and texts from old republic and contractor to back up what I am explaining (thank Judge Judy for that)!!

    The claims process is excellent. But sometimes it takes a little while to get to a representative. The contractors has been a mixed bag. I've had some very good ones, but on this last go around, I told the technician to stop working and leave. He didn't know how to put a cook stove together. We had a downdraft cook stove that failed, and Old Republic replaced it. But they sent out a guy who didn't know what he was doing. I called back Old Republic and told them that I had sent him home. In this particular case, I had a guy on site to make the hole bigger for the replacement cook stove, and I said, "Look, he can put it in. Will you pay for that?" They said, "Sure." So, it worked out really good. Old Republic handled it great.

    I like Old Republic's consistency in their pricing, the level of service that you can actually purchase, and for the most part, everything we've had worked out well. But even when it doesn't, they're good about bringing in another vendor. So, they're just quality. The representatives have been absolutely wonderful. It's paid for itself every year we've had it. We bought a house that was 30 years old and had an old air conditioner and water heaters, and they replaced everything as it broke. I like that Old Republic is not like the other companies where they try to cheat you out of stuff. They're very consistent and helpful. They actually do wanna provide the service. I don't like that the cost has gone up, but that's not really their fault.

    I had an Old Republic home warranty on a condo and I have them now in my new home. Recently, I had an electrical issue. We were getting light shocks on the switches throughout the home. But because the technician was unable to get shocks and duplicate that issue when he came out, it wasn't covered by Old Republic. I was really disappointed to hear that. What I would suggest for improvement is looking at that rule that Old Republic has where issues have to be duplicated. I don't know that that's a fair way of looking at things.

    But despite that experience, I'm still covered with Old Republic. I haven't decided to terminate service. For the coverage that they provide provide, it is very affordable. I only spend $58 a month. That's part of the reason why I'm trying to stick through. Some of the other companies get a little pricey. Also, with getting someone out here, Old Republic was very attentive to that. It was also very easy to do that over the phone and get the electrician out here. If I ever need Old Republic again, hopefully, they'd be able to pull through for me.

    Our real estate agent gifted us our Old Republic Home Protection warranty for the first year of when we purchased a home. We've also had it before. Recently, we needed a service on our heater. It's a brand-new unit which was just installed right before we moved in. The AC worked just fine and the heater was working, but one day, it wasn't heating. We made a claim over the phone and the rep we talked to was great. They were very helpful and quick. Then, the tech came out and he fixed the issue quickly. There was some kind of little fuse that was replaced and we haven't had any issues from there. We even got a follow-up call from Old Republic asking if everything went well. So, it was a great service and we have no complaints. I would highly recommend it. They were efficient and there was no confusion.     Making the initial appointment was easy. The person I spoke to recommended an electrician based on my issue. The electrician let me know the problem was not electrical and to call back to update my claim and get someone out to service the dryer specifically. After maybe 5 phone calls that went round and round without any success in resolving my issue or reaching a human, I began to understand the office might be closed due to the holidays. Finally, after the holidays, I was able to reach someone just for them to tell me my plan doesn’t cover a dryer. The time and headache, not to mention the $100 I spent on this was unnecessary and incredibly frustrating just to have no resolution. I only went on the rep's suggestion and could have saved myself the time and money otherwise.

    I have been a loyal Old Republic Home Protection customer since purchasing my home in 2018. For many years, the service was dependable, and the technicians sent to my home were skilled, professional, and thorough. Unfortunately, the quality of service has declined significantly over the past two years. The providers being dispatched now often deliver sub‑par work, and the overall experience no longer reflects the standard I once trusted.

    What has been especially frustrating is being required to pay the $110 deductible even when Old Republic does not approve the work and the issue remains unresolved.     I would recommend Old Republic. I like that when we purchased a policy in August 2024, we just had peace of mind knowing that if something fails, we don't have to worry about a big expense. We don't know what the condition of the appliances and stuff are. It's easy to use and they're quite efficient.

    Their contractors also seem to get to the bottom of the problem. They're good at their contact with us and they're very clear about everything and very organized. However, it was a little bit annoying that we had to pay the $100 call out fee when we had the microwave and dishwasher go, and those have been little things. But I understand that's standardized.

    Old Republic is very good about handling claims. You don't feel like you're having to fight to get the warranty company to do their job. Our house is from around 1985 and two things came up. Filing the claims was fairly straightforward. Once, lightning struck our house. We timestamped everything and showed exactly what we did and how things happened, and they approved it very timely. The other time was an AC issue and they fixed it.

They were nice and they got to the point, which was good because time is money. Then I got a call from the plumber, and then he showed up and took care of whatever was the problem. He's been great. They keep sending this old bird over. He's around 70 and still plumbing away. He's totally awesome.

    It’s super easy to submit a claim. I just call them or go online, submit the claim, and then I get a call from one of their approved vendors to schedule a time. They would then come out and take care of it. The quality of the contractors so far have been good.

    ORHP resolved my issue and the reported HVAC problem was fixed after three weeks. I am generally satisfied with this service call. The following are some observations. (1) They changed the service call portal. In the new homeowners section under starting a claim I did not see an option for an emergency service call. There needs to be one. My repair dealt with my heat in 20 degree temps and it took three weeks to resolve.

    (2) The primary problem (a defective compressor) was replaced during this service call, however, the same contractor came out five weeks earlier to fix a blown fuse on the air handler of the same unit. During the first call, they identified that the system was leaking refrigerant and had leaked two pounds. When the same contractor came to replace the compressor on the second call the system had leaked 2 1/2 pounds of refrigerant. Although, the same contractor responded on both occasions they did not identify and fix the cause of the refrigerant leak. They said again that they would report it on their report to OHRP. Therefore, the leak is still not fixed and when the refrigerant leaks out I will be placing another (third) repair call to OHRP to deal with the loss of refrigerant and the unit leaking. The cause of the leak should have been found and fixed.

    (3) It appears ORHP uses a revolving "next up" system with their service contractors. The problem with this method is that not all contractors are equal. In my area Filter Specialty whom OHRP sent out on previous HVAC issues is a better contractor. The homeowner should be allowed to select the contractor that responds based on previous experience if the contractor is an OHRP contractor.

    (4) OHRP needs to do a better job of policing contractors for "non-covered" charges and protect the homeowner. The OHRP contractor attempted to charge me $220 for a connection fee plus $185 dollars for a maintenance fee. I told OHRP I will NOT pay the maintenance fee. I am calling my home warranty repair company to fix a problem not to establish a maintenance plan with a dispatched OHRP contractor. OHRP should not have asked me to pay this non covered charge and they should have told the contractor "NO" before speaking to me. I have had OHRP for over five years.

    Overall, they have been a good company and fixed most of my issues. I am very satisfied with their warranty service over the last five years. They did not fix a power surge issue and explained to me power surges were not covered. Fair enough. I will continue to use OHRP and will continue to recommend them to military families moving into my city as I have found they are the best out of the current major home warranty companies. However, even good companies can make improvements.

    A pipe under the kitchen broke and there was a leak. I called Old Republic to file a claim and they seem to be very professional. They sent people and they did the home repair in around five to six hours. The problem was underneath the kitchen floor and wasn't on the slab. In order to replace the pipes, they would have to remove all the tiles and break down the slab. But they came with a better idea and that did the job. They didn't have to break any floors and it seems to be working. They did the job very well and I'm very pleased with the service. I will recommend Old Republic.

    Filing a claim to Old Republic is really a simple process. I tell them the problem and they get me a claim number and the name of a company that they're gonna send out. And usually, the company that's coming out calls me in 24 hours. Over the years, we've used a lot of different providers. Our issues have mostly been plumbing, heating and air. And every technician that was sent out is wonderful. They've been great, super responsive, very professional and very polite. I don't ever feel uncomfortable around them.

    Sometimes if it's an urgent need, Old Republic gives me the phone number to the company so that I could call and immediately get it scheduled. Like my last need which was a plumbing issue, I couldn't use my kitchen or my laundry room at all.

    It worked for about a day and a half and then it went right back to the same issue. We called Old Republic, they called the company, and the very next day the same technician came back out again. He was very forthright about it and he apologized immensely. It was a positive interaction even having to have him come out twice.

    Having the policy is absolutely a wonderful value for the cost. I'm way too busy to try to find somebody that's reputable and I prefer to use somebody that's been referred to me. I'd rather pay a few dollars every month and a small deductible to get a service that's necessary. It's very nice to spend $100 and they come to fix my air conditioner or my plumbing. It is worth it.

    My complaint is basically with Appliance repairs. Some of our preferred contractors no longer like working with Old Republic. The one vendor I do get (Dunn HVAC and Appliance) takes at least a week to even call and schedule and they aren't reliable with regard to appts. I then am referred out of Network so I can find my own vendor, kind of eliminating the convenience of having a home warranty company. Just wanted you to be aware.

    Ceiling fans stopped working. Electrician diagnosed that motors were frozen and fans needed to be replaced. Insurance would only cover $150 for the cost of fan. Replacement cost for this fan was $500 - $600. $150 didn't cover the cost of a basic fan. A platinum plan should cover replacement cost. Tried to call customer service prior to submitting work order to see what was covered, waited 43 min on hold, no answer.

    They took my deposit, waited 5 months for a check for the first service request I made. The next time I had a service request, it was hard to get a service provider. I finally got one who didn't do the job and since I had waited 5 months for the other service request I wasn't too worried that he was taking long. When I reached out to the service provider after a month he told me the insurance decided to close the case since it was over 30 days.

    Old Republic has responded and been helpful in all aspects of their guarantee. The subcontractors are gouging them, though. They sent a plumber that charged them 900.00 for a 200.00 dollar job recently to my residence. They said this copper drain arm was not covered by the warranty. Replaced it with a PVC union 9” or so. They were at my house a total of 45 minutes. 900.00 in 45 minutes, and saw one 3” square hole around the drain and replaced a 20.00 part? My part out of pocket was 500.00 total. Thanks.

    I got Old Republic from the previous owner of the house and when I had to use the service, submitting the claim was good. I've only had the locksmith come out, and it was nice that I was able to book it online. But it seems like anything I've ever booked with a home warranty is either not covered or I could have used the $100 to book the service myself. The warranties are structured in such a way that they never pay for anything that breaks. There's a lot of fine print with these types of warranties and people should read them.

    Old Republic was given to me when I bought the house, and I’ve had it for almost a year now. My first claim with them so far was for my heater. I couldn’t get it to work. And because I'm an 84-year-old woman, and I just couldn't see the numbers, I didn’t see that the battery on the thermostat was dead. The technician came. All he did was look at it, and he said that it's probably the battery, and there it was. I didn't even have to call them. So, I don't know anything about Old Republic yet, other than it was easy to submit a claim.

    I’ve been with Old Republic for three months now, and I really haven’t had to use them thus far. But if I need something and I call them, they get right on the issue. I didn't have to wait a long time, and I didn't have to keep calling them back. They were professional.

    I submitted a claim to them, and the contractor got in touch with me. They stayed on it until we finally got the problem solved. The technician was nice and informative. He wasn't blowing smoke. He knew what he was doing and explained everything that he was doing.

    My issue was resolved, but not through Old Republic. The original people who installed the heating ended up coming out and fixing their problem, 'cause they put it in backwards. And after all that was said and done, they ended up giving me a whole new unit. So, it was great.

    My husband was home for all of our claims. It was the heat, dishwasher, faucet, and the pool. The only thing that stands out was being kept in the loop. Like on the dishwasher, we were in the dark as to when the appliance would be delivered. I remember doing some follow-up on that.

    Old Republic told us that the repairperson's recommendation was that the dishwasher was not repairable and needed a replacement. After a certain amount of time, they said, “Nope. Now, we're gonna come back and get the control board.” We were without a dishwasher for two months. When the warranty finally replaced it with a GE dishwasher, it was a bad delivery and got scratched on top. I reported that it was scratched and they were like, “Well, that's GE. Basically, it's out of our hands.” But nobody was rude.

    For the heating, it was not thoroughly checked. My husband told the technician we have two units for the upstairs and downstairs. He got the heat going upstairs, and then came down for the downstairs unit. He said it was just the gas switch. He already left, but the downstairs unit still wasn’t working. So, he had to come back. It’s working and we're fine now.

    Years ago, Old Republic gave us the money in lieu of a repair for a Moen faucet. They gave us $400 to spend. My husband is in a wheelchair, so we picked a faucet with motion sensor. It was a $385 faucet. The warranty said they’ll replace it with a standard faucet. We were a little confused as to why. Why wouldn't they replace it with what we have? They did give us $400, which is the same as replacing with a $400 faucet. But since then, we have an upgraded faucet. That was the only thing that we had to dispute.

    Our price went up drastically. It went from $75 to $110. It jumped $35, and that's a big thing. We just spent about $440 on that because of the service calls, in addition to what we pay yearly.

    I like to call and talk to a person to go over everything, because we've had some companies that we prefer didn't return. But almost everybody Old Republic have sent out has been good. Overall, I would recommend the company.

    Old Republic was realtor-recommended to comply with California law for purchasing a used home and at this point in time, it's a waste of money. I requested service by phone, which was all automated. But they haven't fixed the issue yet.

    They sent two different people. First person was an inspector and then the second person was the plumber who came out and basically said the problem was something else. They said that they would write it up and away they went. A couple of weeks went by, and I called Old Republic to find out what the status was. They said it was closed, but they never fixed the issue.

    The agent that I talked to was very quick to recontact the subcontractor to come out and actually do a second visit. So that was very nice. They understood the situation via the phone call. I know that they're trying to work with the plumbing company. But the problem is more along the lines of there's a lot of restrictions. It's a requirement that you have to buy the policy in California, and there's a lot of restrictions to what Old Republic will and will not physically do. You have to educate yourself, and you're holding them to a certain thing, saying, "Hey, are you gonna help me or are you not gonna help me?"

    In fact, the plumber was here on Saturday. Same guy who basically said it was the same problem. I said, "Would you please get on your knee and take a look at it?" He goes, "Oh, okay, yeah. Maybe you're right." I really had to take what I thought was a professional and show him what the problem was instead of him just looking down and saying, "Well, yeah, your bathroom is not sealed. You got water right there." It's like, "Yeah. But if you look at what I've cut away, you could see where the water is coming from."

    That would require the plumber to get down on his knee and he wasn't willing to do that the first or the second visit without a request. They've been straightforward with what needs to be done. But I don't know what Old Republic is telling the subcontractor. They maybe say, "Just go out and look at it and say, 'Nope. Sorry. Goodbye.'"

    I had a lock-out situation and had a problem with my back door lock, so I had a locksmith come in. I paid the guy $150 to show up, cut my lock, and then fix it. I also put new locks on the back and front door. The warranty said they cover up to $250. I sent in my receipts for 240 bucks, only to find out that none of it was covered. It takes Old Republic 30 days to respond but it's been two months. When I finally called them last week, I was told they were sending me a check for $14 for duplicating my keys, which is nothing.

    Then I had a water leak and called a person for that. They tightened the fitting but I still have the moldy cover. I sent another $65 receipt for the plumbing fee. I didn't look at the fine print, but evidently, there’s a deductible that I didn’t know I had to pay. I had to call a plumber to come in and go over everything. He said that the plumbing was done incorrectly underneath the sink. I've got all the plumbing fixed. I just haven't fixed the molded shelf. So, I had spent $650 more in the last couple of weeks to make sure that my plumbing was working properly.

    As far as Old Republic goes, I'm not happy. I'm not getting anything for my warranty, and that's very irritating. I've come to think that warranties aren't worth it. I'm looking around at other things on my unit that need to be done, but I'm reluctant to do it because nothing's getting covered. I just feel like it's crap with the warranty.

    The dishwasher was beyond repair, so they sent me a new model. It looked fine, and we accepted it. But they haven't replaced it yet. This process has been a while. On the 21st, we requested a repair. They came out, identified the part needed, and came back a couple days later with it. That didn’t repair it, so it needs a motherboard, which isn’t available. Old Republic will be getting ahold of me, but I never heard from anybody again.

    When I called Old Republic to find out what was going on, it was a 45-minute wait with nothing. The next day, I called, after a 20-minute wait, I finally got ahold somebody. They said the service company didn’t submit something, but the company said they had and closed out the bill because it couldn’t be fixed. Somewhere between Old Republic and the service company, the ball got dropped.

    But anyhow, I finally got ahold of somebody, and we’re all good now. The new dishwasher should be here within 10 days, and the company will come back to install it and take the old one away.

    To speak to someone live, you have to wait 30 minutes, and a number of times I’ve had to hang up because no one picked up. The first time the contractor came out, we were working in the garage of the condo, so he must have come a different way. He called, but my phone was on silent, so I didn’t know he was there. I had to call back and reschedule, and they came back the next day. All in all, it was fine. That was on me for not having my phone on.

    Our initial experience with Old Republic started out positively. They sent a tech out quickly and we were able to get our issue resolved. It was a very simple and easy fix. Last month, our heat was broken and we contacted them. They sent a person out very quickly but he was not able to resolve the issue. He contacted Old Republic back and they contacted us back and said they would have to send another tech out. The second tech was not a reputable person and pretty much ghosted us, which I knew was gonna happen based off his demeanor and the way he was speaking when he was at our house trying to resolve the issue.

    We reached back out to Old Republic to share our concerns and they blew it off. The person I contacted said they were doing this. But we said it was not gonna happen. We got the runaround with them on that. We called Old Republic back again to say we never heard anything and nobody ever followed up. They sent a third person out. That person contacted them and said he wasn't able to resolve the issue. He gave Old Republic an alternative and they said they didn’t wanna do that. We are now on our fourth person that came to our house today.

    We've been without heat since November 11th. Luckily, it's a split unit and it's for a small area of our house. But it has been a very frustrating situation and experience, especially with the back and forth communication. Not once has Old Republic followed up with us. We had to call every single time. We will never use this warranty again and I would not recommend them to anyone else.

    Old Republic came with the purchase of the house in 2020. I just kept renewing it because this service is a lifesaver compared to actually paying out of our pocket for services, which I did before when I was renting the house. It was ridiculous. So, it’s worth that peace of mind.

    The technicians they sent out this last time were prompt and courteous. They knew what they were doing. The first guy came in and said that he needed special equipment. Next day, another guy came in, fixed everything, and we were good to go for Thanksgiving.

    The customer service at Old Republic was polite and customer-oriented. They're just not really here to do their job and walk away. The guy I talked to was out there talking about his family 'cause they were a big family, with pictures on the wall. So, I was happy.

    I see I am only one of many people this company has failed to take care of. But they are sure happy to take your money and promise you they will take care of you. I have an HVAC, and they label it maintenance, never mind the system itself is not working properly.     Last summer, I had an air conditioning problem, called Old Republic, and a guy showed up. He was great and fixed the problem. I was very pleased. Recently, my upstairs heating unit wasn’t coming on. The thermostat was out. I called Old Republic, and within 24 hours, two guys came out and fixed it. I’ve had a satisfactory experience.

    The guy who took care of me last summer was a real pro. He ascertained my problems, fixed it, and submitted whatever you submit. Old Republic was responsive. Their theory is to fix or replace, and since they couldn’t fix this unit, they replaced it. I was very pleased. The whole notion of a home warranty service is a good idea. There are a bunch of competitors out there. Especially if you have an older home, it makes a lot of sense.

    I had a Viking side-by-side refrigerator-freezer that was leaking. Old Republic sent someone out to repair it and told me after the work was done that he was supposed to get approval first and he didn't. To me, that seemed like they were not that organized or on top of the situation. They said the freezer wasn't covered anyway because it's a separate unit. It's not. It's a normal built-in refrigerator-freezer. It sounds to me like they were trying to make excuses to get out of covering it. The contractor was able to repair it, but I probably wouldn't recommend Old Republic.

    We have another claim to get our house rekeyed, but I’ve been waiting a month for someone to call and do that. I reached out to Old Republic once, but they haven't tried to connect with me to see if anybody's called. So, that’s disappointing. It would be great if Old Republic could just call back on claims that aren't answered or if they don't get a bill from the service provider they called for.

    The experience that we’ve had so far with Old Republic was not very good. We had a stopped-up sewer pipe. We had them come out and they sent out a technician. And that technician said our septic tank was full and we needed to get it pumped. We are on city sewer, so we don't have a septic tank. So, we had to pay for a Roto-Rooter to come out and fix it ourselves.

    My son recommended Old Republic and I have them on five out of nine rental properties that I have. It works but the hardest part is all the process. I'm still waiting for a refund for a dishwasher. I sent the receipt last Thursday, and they said they needed that to send my cashout 'cause the dishwasher was totaled. It was too expensive to fix so I just bought a new one.

    Then I had a stove turned in yesterday and I have to wait two weeks to resolve it. I'm not gonna wait the two weeks for them to tell me they've ordered the parts. Sometimes the parts are out of town and then you gotta wait 10 days for them. And then you have to schedule the tech. It gets lengthy that way. Then according to the technician, it's gonna cost more than it's worth to repair. But I've got to get my tenant a stove right away so I went ahead and bought him a new one. I'll have to deal with trying to get a settlement from them in the next week or two.

    I wish they could just do it in a day or two and get it over with, but they drag it out. I don't know what takes them so long to process. I could look at something and determine yes or no in a few minutes but I don't know how they operate. It goes from one person that answers the call and they go to the people that appraise it. I have to wait another 15 minutes on the phone to get them and then talk to them. I've been on the phone for an hour trying to get something processed. It's very slow. If they could speed it up, it'd be great. It's okay, but it's just not great. That's what I'm dealing with, so I've learned to work around it.

    We were having trouble with the dryer not drying the clothes. We had to keep running it cycle after cycle. I was gonna submit the claim online, but I couldn't find my account number. So, I had to call in to get it. And they said, “Well, we have you on the phone. We can just do it now.” So, Old Republic was easy to use and convenient.

    The technician that came out was nice, polite, professional, and informative. 30 minutes after I made the claim, he called, and he scheduled for the next morning. And when he came out, we thought it was the heating element that was going bad, but it was something simple. He pulled the dryer out away from the wall, said that the vent was smashed, and it wasn't allowing it to circulate right. So, it was pushing the hot air back in, causing it to keep the clothes from drying.

    So, he cleaned out the vent. He cut a line a little bit, put it back on, and left the dryer out. Just really something simple that we could have done if we had caught it, but we missed it. It was the first time we had to use them and I would highly recommend Old Republic so far.

    When we bought the house a year ago, our real estate agent chose Old Republic, and the owner paid for it. And because of the reviews and the price, we decided to renew it in October.

    We’ve only used them one time, and it was really easy to submit a claim. I called them, they scheduled an electrician from Sun Belt Electric, and he came out a couple of days later. He was a knowledgeable young man. He knew what the problem was right then. So, it was good. Old Republic sent out reputable people.

    The whole thing started with the dryer, so we called GE. The dryer guy came out and said the plug is not good. So, then we called Old Republic and asked for an electrician. The electrician guy came out, looked in our breaker box, and said that our dryer is hooked up to our solar and that we need to call our solar people. So, we called our solar people. They came out, and they were phenomenal. They fixed it.

    We placed a service request with Old Republic for a kitchen valve issue on October 9, 2025. We were assured that the designated plumber would be assigned and dispatched to this request. Once again, epic failure on the part of Old Republic. No contact from the service provider requiring me to engage my own contractor. This is the second time in a 12 month period that Old Republic's contractors have failed to respond. When I asked for compensation for compensation it was denied as it was not pre authorized. I will NOT review my policy with Old Republic.

    I submit claims by phone and Old Republic Home Protection has covered two of them, which had to do with the sink and the bathroom. Everybody the company sent out were really good. They were really nice as well. However, sometimes the home warranty company is a little difficult to deal with. I submitted a claim for a microwave and they told me that the issue was a pre-existing condition, so they would not cover fixing it, which I've never heard of in my life. After a while though, I stopped arguing.

    Old Republic said I have to send them some proof that I had the microwave fixed before they can cover it in the future, but the company that inspected it has no way of sending me that kind of a statement. So, I'm in a catch-22. When the inspector checked the house, the microwave would turn on, but it wouldn't heat. He didn't know that though. He just knew it turned on and we also didn't know until we tried to heat something. I've only had Old Republic for a year and I might change back to a different one that I had before. First impressions are the lasting ones.

    We've had one claim through Old Republic and the contractor was so good. The first time that they came out, the schedule was very quick. It was very convenient. When they had to come out and do additional work, the tech was backed up for a couple weeks because of the holidays. So we had to wait a couple of weeks and it took longer to see him the second time. The service with Old Republic has been easy so far. I like that when you're filing a claim online, you can specify what the appliance or the problem is, and then there's a drop-down window that gives you several choices. For instance, I would select pool or spa and from there, you could select specifically spa and then, you could specifically select heater, and you could specifically select what the problem was. That was nice.

    When we first bought our house, one of the realtors that we had suggested Old Republic. I was with them for a while, then I had to go home and take care of my mother out of state. So, I discontinued it for a while, but when I came back, I signed up again for it because their services were good. I submit service requests by phone and everybody's been very nice to me. I'm perfectly happy with everything right now even though it's taking a bit of time for them to come out. It's the holidays and we've had a lot of rain. It slowed everything down. I'm waiting for my toilet to be replaced, and I'm sure they'll get back with me soon on that. They were gonna come out the other day, but they were too backed up.     When I call Old Republic, their queue sucks. I can never get through to anybody. I stay on hold forever. They picked out a dishwasher for me. I didn't get to pick my own dishwasher out, and I still have yet to get it. Apparently, they said we didn't order it and we approved it. It's a horrible experience. The guy that was supposed to install my security system was the absolute worst. He creeped me and my stepdaughter out. He was looking at me inappropriately. I told him to leave and I made my husband come home. I got so creeped out. Also, the last person that called me just hung up on me when I said I didn't like Old Republic. The whole time is ridiculous. They didn't get my address right. The only thing that they're good with is getting a technician out here to diagnose everything quickly.

    I got in contact with Old Republic when the gas stove blew up and the washing machine didn't work. One of the girls was real good about keeping me informed over the phone. She said she was gonna call me on the day that she called, and she called me. She followed up real well and kept me and my real estate guy both involved. The technician was great. He was an older man. The only thing was he was hard to contact. He wouldn't answer. He didn't have answering machine set up on his cell phone, and so I ended up texting him all the time.     When I bought the house, the sellers had to buy a home warranty, and they went with Old Republic. I've just kept it going and I've been protected for nine years. Their response time is what I like best. I'm pleased with it. Their contractors have all been very good. I do my claims via a telephone call. It's fairly easy. We don't have a problem with it. I've got a claim that's ongoing right now for a dishwasher replacement. The people came out and looked at the one we had, and the determination was made that we needed a new one. Old Republic sent me an email with some options and showed me one that would be the replacement, and told us we should accept that or do something different. I accepted that one.     My real estate agent mentioned that when you buy a used home or not a new build, you're gonna want to get the home warranty for a year for anything that needs fixing. So, that's why I ended up getting the home warranty. I went with Old Republic because the previous owners actually had them, so it would just make more sense carrying them over so that there's no confusion about if things were fixed or not. They already had that track record of what had already been fixed and it would make more sense to me and for Old Republic whenever something would come up that needed repairing. Overall, Old Republic is quick to respond whenever I need servicing. Their contractors are awesome too. It was pretty easy to submit the claim online but Old Republic should have an app. I'd love to just go straight in through an app and file a claim.

    I like using Old Republic. The people that came out here were very professional, very helpful, very knowledgeable, and they could answer all my questions. The claims process has been fairly good. The only problem that I had is that they would deliver the stuff, and I would have to call. Sometimes it would take up to 50 minutes to get somebody in. It makes me unhappy, but they have people on there that you don't have a clue what they're saying. They talk too fast. Their accents are so thick and then when you ask them to slow down, they're so offended. Other than that, I was very happy with all the actual people that I worked with that came into the home.

    Old Republic's claims process is so convoluted, twisted and anti-customer, which makes people not even wanna deal with it. They can do better and they know that. They do what most insurance companies do here in the United States. They all operate the same way and have the same kind of policy towards consumers. Once they get people's money, they don't have an interest in helping you. When I call for a claim and speak to the representative, their interest is the interest of the company, not to pay for anything. I used to work for a third-party payer of insurance claims. I know how they act and how they try to keep people from getting what they need.

    Everybody needs a home warranty program, but when people buy something like this, they don't really want to have an occasion where they use it. People hope their appliances are well-made and not built with planned obsolescence. Now, we build things with failure dates in mind. We don't build things to last anymore. We build things because we expect them to fail and that's not fair to the customer. The customer doesn't wanna have to go through the process of putting in a claim. That means something with regard to the integrity of the industry. It is all about the dollar and the more dollars the company can collect from people without them utilizing what they're paying for, that's the endgame.

    As for the contractors Old Republic sends out, they don't know anything about what they're providing. I'm the customer. I do not know why the appliance broke down. All I know is it's dysfunction. However, they come in and they don't have the ability to really assess what happened. They're undertrained. All in all, I'm very dissatisfied with Old Republic and I'd tell people my experience.

    Our realtor bought Old Republic's plan for us and we've had it a couple of months, but our experience hasn't been great. We're in the middle of our first experience dealing with Old Republic for an active plumbing claim. Initially, we contacted them and there was something dispatched to a repair service. First off, we were having a really hard time communicating with them and they were also an hour away from us.

    We looked them up online and immediately called Old Republic to request that somebody else come out because every single review on Yelp, Google and Reddit basically said not to let this person anywhere near our house. Not only did they break multiple things, but the guy is super misogynistic and rude. Old Republic reassigned the job to somebody else, but they were no better. We did the same thing. We immediately went online, looked up this person and the issues were very similar, including, this time, it was a person who over the course of multiple years, there were multiple reviews mentioning that this person yelled the N-word at people.

    So, we called Old Republic again and were told, "Sorry, there's nothing we can do for you. We don't care about reviews, and we're not going to look at reviews. And none of that matters to us. The fact that they're licensed is all we care about." We started talking about, "Okay, can we pick somebody?" Frankly, we were getting really frustrated. Every time I've been on the phone with them, it's been a runaround of reading an answer off a script, repeating it over and over again, and not really listening to what I was saying. Old Republic could improve by having people who recognize that they're talking to another human being.

    We called again and got somebody else who ended up going online and reading those reviews while they were on the phone with us and completely understood. I ended up finding somebody else that they could send out and that person is at our house right now. Overall, it is nice to have the warranty. It's a safety net, but the process of dealing with it can be frustrating, but that's most warranties. Let's be real.

    I like how quick Old Republic responds and that they contact the contractor directly. Every time I call, it's super quick and easy. One time, I called to do a claim and it was super easy. The guy was super nice. He was an interesting character, but he knew what he was talking about. The problem ended up being something with the electrical company and not that the electrician, but he ended up finding the problem. The second time, they had an online portal thing and I submitted the claim on there, and it was super quick. An AC company that I never even heard of came out. It was like a mom and pop type place, and they were awesome. They were really personable.

    Old Republic is a company that's easy to use. They think about their customer as one of their own. They work really fast to get a problem resolved. Me living in Arizona, one time, I had an AC problem, and I had the contractor call me within minutes after submitting my claim. So, they're worth every penny. Having the warranty gives me peace of mind. You can't really put a price on that refrigerator breaking down and you don't have $1,500 to spend to go buy a brand new one. You call Old Republic and within minutes, they have a repair guy calling you and scheduling an appointment to come out and fix it for your deductible. That's something that is super affordable, too.

    Having Old Republic is a good way to keep you covered when unknown or unforeseen things happen. I call them typically to file my claims. It goes through an automated system. It has you answer a few questions. Then based on whatever questions you answer, they'll get you in front of the right person to talk to. To get someone dispatched, the time is ranged. The shortest was maybe a couple hours. We had an air conditioner break this summer, and someone was out right away. For other ones, it was more like a scheduling thing where it was three days later. It wasn't a huge priority. It's more like a check-up.

    I appreciate the fair premiums that I'm paying Old Republic. So, if I have someone come and do a tune-up, it's not four grand out of pocket. It's just $100. The clarity on what's covered could be improved though. I feel like I have to go digging around on a website to see what's covered or what's not covered. Eventually, I find the information, but it's not without a little research. Other than that, so far, so good with Old Republic. I'll be renewing service with them.

    I've had Old Republic since July. I usually call them to submit a claim and the ease or difficulty depends on whether or not they make me choose my own contractor. It’s difficult if I have to choose my own contractor, but if they use their own, it's a lot easier and the ones that they've had out have not been too bad. When I submitted a claim for two appliances, they didn't have any local contractors in the area, so I had to find my own.

    I started that claim in August and it took two months to get everything finally completed. However, I've been having a difficult time getting my money refunded to me. It's been about a month and a half, and I'm still waiting, which is very frustrating. I called Old Republic at the one-month mark and asked them about it. They said that they were waiting on me to submit the invoice for one of the appliances, but I'd already submitted the invoice that had both of them on there and they didn't bother to call me to check up on it.

    I was a policyholder with Old Republic Home Protection for one year and submitted five claims during that time. Unfortunately, not a single claim was handled smoothly. Each time, the company seemed more focused on finding ways to avoid covering legitimate costs than on honoring the policy. The service providers they sent out were often incompetent and appeared more interested in collecting the $100 trade fee than actually resolving the issue. Even after I filed a formal complaint about one technician and documented my experience, Old Republic sent the same person back for a later garage door claim. On top of that, when I followed their procedures exactly and submitted an invoice, the reimbursement check was for less than the billed amount—with no explanation provided.

    In my experience, Old Republic does everything possible to nickel-and-dime customers and exploit loopholes in coverage. I have never dealt with a company that makes it so difficult to use the very coverage you’re paying for. Needless to say, I did not renew my policy. I strongly urge new homeowners to consider other options—you don’t want to face the same headaches, delays, and added costs I did while under Old Republic’s coverage.

    I "received" an Old Republic Home Warranty plan from the sellers when I bought my house and honestly it has been the most frustrating and disappointing experience. I have had to call 2 separate work orders in and the amount of run around is incredibly frustrating. No one seems to be on the same page with how approvals work (one phone will tell me something is approved then someone else will call back to say it's not). I have had them point blank tell me something is not part of my coverage plan while I am reading the plan description and items directly from the brochure.

    One of their representatives asked me if I was "slow" when I was trying to get her to explain why my work order wasn't covered when her colleague had called me the day before and said that it was. I have even had items that are marked as safety issues and code violations that they refuse to cover because it's not part of a "covered repair." It has really been a stain on my whole experience so far as a first time homeowner. Luckily, the seller included plan is only for the first year, and I will definitely be shopping around for a better company and experience moving forward.

    I've used the Old Republic for about three years now. I disconnected it for a bit because there's some stuff I just didn't like. For example, let's say, my washer or dryer weren't working, they'd be like, it's not covered cause it's not part of our warranty. Because I guess my washer and dryer already have a warranty, but on the list of things that they cover, that was one of the items listed within my specific plan. There's an incident like that where I'm paying this money, I'm paying monthly just for you guys to then say that you guys don't cover. It's kind of a kind of unfortunate.

    Usually, I don't have trouble finding a technician, but there was my most recent incident where it took about two and a half weeks to three weeks to get in touch with the technician. We've been back and forth. And then I asked if they could refer me elsewhere. And I think they told me that it was the first time I heard somebody say this, but they said I'd have to do my own research and find someone. And I'm like, I wouldn't know who's contracted with Old Republic Warranty. And I was like, You know what? Let's just stick with the same. I'll just try to hand them down even more even though they did do their part as well. They did say that they've tried contacting the technician, but yeah, no.

    I've always had a good experience except for the last call, where I'm telling you about the technician. She sounded a little passive-aggressive. I didn't really like the way she was speaking to me, but I went ahead and I was still polite throughout the whole call, and she couldn't help me, but it was just that last representative. It wasn't about the call that couldn't help me. Other than that, I've had a good experience with the people I've spoken to.

    I’ve had Old Republic since 2008 ‘cause it came with the home we purchased, and we kept it just in case anything went wrong. We didn’t use it for the longest time and when we had to, they did great, so we decided to keep it. Within the last 10 years that we’ve been in this house, we’ve used them maybe five times. And every year, I paid for the whole year. But they recently dropped me for no reason, so I wasn’t happy with that. I’ve brought tons of business to them because I was so ecstatic with how they fixed things, how they did things, how they always made sure it was fixed, and if it wasn't, then they replaced it.

    The only downfall with them is sometimes, they'd send people that were very low rated, which always worried me. But in the end, they always fixed it. There was one time with the icemaker that I had to call them back out. They put a seal in the ice maker, and then it quit not too long after, so they came back and put a whole new seal in it. But if they hadn’t dropped me for no reason, I’d say they did great.

    When you send out people to do any kind of repair in the house, I feel better when it's a hometown person because I can get more speedy service. A few months ago, I had a microwave replaced.     I bought my townhouse four years ago and I was told that my air conditioning is at the end of its lifespan. It made sense to pay for appliance insurance just in case my AC totally broke. Replacing an AC is 6 to 10 grand. With Old Republic, 600 bucks a year was smart and it seems like a fair deal. You can go online and input a request. The dude that's doing the request calls me. He’ll be like, "I'm coming to do your AC." I just need someone there at the house.

    Old Republic does my appliances. I submit work orders to them and they fill them. They come by and fix it. I had one a couple of months ago. My AC wasn't really pumping out well. They came and filled it up with Freon, and it works great. The most recent one, the dude they sent was like a maintenance worker. He came and updated my AC device, where you twist it and turn it up or down. I had one from the 70s and he put a new one from the 90s. Funny enough, it wasn't brand new, but it was a new unit and it's a little better. There was no charge 'cause they paid for it. But then I was told insurance companies that cover appliances will try and fix it till the very end and not fully replace it. This is probably my last year paying for Old Republic, but we’ll see. In the world of insurance companies, they're probably average.

    I submitted a claim with Old Republic over the phone. When I first reached out, I was directed to an automated system instead of speaking with a person, which made me a little hesitant and unsure if it was going to work. When I got hold of a representative, I wasn’t sure they had enough information at first. They did follow up to get the details, but initially it felt like, “I’m in the middle of an emergency, and I’m supposed to trust this?”

    That said, I had an easier claims process compared to going through my personal insurance. Their team came out quickly, but the issue wasn’t as big of a problem as they initially thought. It was an easy fix, but it wasn’t covered by the warranty, so I had to pay out of pocket.

    Old Republic was proposed by our Realtor and it was part of available warranties attached to the purchase of the home. We just surpassed one year, so we just signed up for another year.

    We submitted a service request. Trying to get somebody to come out was good. They were able to schedule a provider quickly. But then the follow-up after that was extremely lackluster. There was no reaching out regarding the status of the service call, neither from the contracted service provider or Old Republic. Honestly, I think it’s a waste of money.

    The contractor didn’t fix anything. We got a basic home warranty and it was just to cover the appliances as well as HVAC. Fiberglass insulation started blowing through our vents. It just happened recently so we contacted Old Republic.

    I would have looked into it myself, but since we had the warranty that covers the HVAC as well as appliances, I called them first to see. They can go and check it out. They contacted the service provider and they came out, checked it out, took photos, and told us his thoughts. But he’s just basically gonna send it to Old Republic. Old Republic just said the service has been completed.

    I’m very dissatisfied because there was no follow-up. They said, “Unfortunately, we don’t cover this. It looks like this is this or that.” There was no conclusion to what they found. He took it, he gave his opinion. But obviously, he needs to send his conclusions or assessment to his company as well as Old Republic. But there was nothing to follow up regarding Old Republic’s assessment of the matter. In other words, there was nothing. I just felt like we paid for the service call and that was it.

    The toilet was clogged, which eventually clogged the whole system and affected the whole house. So, I called Old Republic, and it went through an automated system, which was faster, and I didn’t stay on the phone too long. And then Old Republic sent a contractor out. They said that the refill line switch had to be replaced because it was continuing on and on. Therefore, if it wasn’t switched and there was a leakage, it would never be turned off. And the clog issue, they took the whole toilet off and replaced the wax ring, and just declogged everything. So, they were excellent. The toilet has been working great, and there are no problems. So, the problems that arose were taken care of with no questions or arguments.

    I’ve been with Old Republic for years. It came with the house that I bought. I don’t use it a lot but it’s okay.

    I haven’t had any problem with the contractors. The ones that came out did a great job. A plumbing company came out for the most recent claim and also did great.

    What I like the most is when I have a problem, I can call and put the claim in. Whatever the problem is, they tell me someone’s gonna contact me to schedule an appointment. They send it to whatever company, and those people come out.

    And I never have a problem. So, I love that. Now, it’s a little different. I don’t know how the system is set up now.

    I don’t make a lot of claims. When I call Old Republic, it has to be an emergency. So, I call them for that. So far, the claims have been completed.

    If you call over the weekend, you gotta wait till Monday for someone to come out and fix it. So, that’s kind of a lack too. If something happened that Saturday, you can’t get it fixed till that Monday.

    However, the plan changed over the past few years. I used to get more for my plan. Now, I don’t get as much as I used to get. It’s not the same coverage.

    Overall, I will recommend Old Republic. The money you pay for the plan is worth it. They have contracts with people who will come out and get the job done.

    The technician from Old Republic Home was fantastic. He initially refused to refill the gas because he found a problem. After investigating, he identified the issue and explained that the previous thermostat had the switch on the back set for a heat pump (electric) instead of gas, which caused the incorrect cycling and the system not operating as it was supposed to.

    Since he noticed that I wear glasses and have difficulty seeing the thermostat in the evening without turning on lights or using a flashlight, he provided a new digital thermostat, which is visible at night because it lights up in bigger numbers.     My experience with Old Republic was wonderful. It was wonderful because when I called them, they understood what I was talking about and got directly to the point.

    My most recent claim had to do with a fan. I live in Bakersfield, California and it’s known to be one of the hottest places on Earth. They would install fans that go round and round, and they’re attached to the ceiling. My fan wouldn’t work anymore and I wanted them to fix or replace it.

    I’m a detailed person, which can make me hard to deal with, but Old Republic was easy. To ensure things went smoothly, I asked the representative for the worker’s first and last name and his telephone number. The lady from Old Republic said they don’t usually give out the number.

    I told her I wanted it for two reasons. First, if he’s a good worker, I might hire him again. And second, in case something goes wrong, it’s smart to have it. She gave it to me, and I was really glad. Old Republic was very cooperative.

    It turned out that the worker called and would like to come in half an hour later. I appreciated the quick service. He was excellent. He knew what he was doing. If he was a doctor, he had a good bedside manner. He spoke clearly to me. Most people talk too fast for me because I’m hard of hearing, but his voice was very clear.

    The technician said it was a bad motor. He told me it had to be replaced, then asked what kind of fan I wanted. I said, I didn’t really care, but I’d prefer it to match the others in the house. He said he’d go buy the fan then submit a bill.

    Everything went smoothly. He did exactly what he said. The technician showed up five days later to install the new fan. It was an amazing example of how a serviceman should be. They should be polite and give the feeling of honesty, and be able to do things on the spot, which he did.

    When I bought my house, my Realtor suggested Old Republic. I’ve had them for two and a half years. And so far, I'm satisfied. Last time, it was not so great, but that was the fault of the person who took my appointment order. They didn’t tell the technician what he was coming here for. But other than that time, everything has been easygoing.

    I also had one experience. The floater on my toilet wasn’t working. And the person who came put a new one in, but about two weeks later, the same thing happened, and I had to call again. And they were a little reluctant because they thought maybe I was pulling their leg, but they did send somebody out. He came and had to replace it. So, apparently, the part was defective. And he wasn’t happy about having to come back out to do that, and he told me that if it happens again, they won’t be able to cover it.

    I use Old Republic about three times a year, and I’ve been very pleased with the contractors they’ve sent out ‘cause they’ve been able to fix the problems. That’s a lot better compared to just taking your chance having somebody you don’t know come out. But I find it somewhat frustrating now that they’ve gone over to the automated system. You have to go through certain prompts, and conditions, and if you pick the wrong condition, it becomes difficult. So, when I was setting up the appointment this last time, I didn’t even get to talk to somebody.

    And I’m not good with computers so I’ve never tried filing a claim online.

    I’m waiting for a call from Old Republic because I gave a check to the contractor that came out, as payment for the service call. The check was cleared by my bank, but Old Republic said they haven’t received the payment, so that bothered me. We’ve had them for almost 20 years, and this is the first time I’ve had this kind of problem with them.

    I have had Old Republic home warranty coverage for just over two years. I have been mostly happy with the coverage, except for a few hidden charges here and there with a couple of the services rendered. My biggest issue arose today, upon cancelling my plan. I have spent over an hour being transferred around, trying to get an explanation for why they were withholding $270 of my refund. Apparently, if you cancel before you have used the full year of your plan, their fine print says that they can withhold additional charges for any payments that they made for parts and labor. So even though I was, at the time of services rendered, paying for the plans coverage and had also paid the service fee to have a technician come out, they can use this as an excuse to charge you even more money. This is terrible customer service and just a cash grab because they can.

    My real estate agent recommended Old Republic when we bought the house I’m in. It’s been a great experience for me. I file a claim online, they set up a service, an authorized service individual would come to my house, diagnose the problem, and then get scheduled.

    Old Republic takes care of a lot of the stuff in making the connection between me and the service provider.     I had a tough experience with Old Republic. Two people came out and none of them said the work could be done. The first contractor submitted to Old Republic because it was under a sink that they needed someone smaller to do the job. The second contractor never communicated anything with me. I just got a notice in the mail about a week ago that says they can’t perform the service. The second guy said it cost $500, but I fixed it myself for $15. No one has done anything. No one has reached out to me, either. I am very dissatisfied.

    Reaching out to a representative to speak to at Old Republic can be difficult. When calling by phone, it’s automated. The first few times I called, I was on hold for over 30 minutes. So I just hung up after. Submitting a claim online, however, is pretty easy.
    I recently submitted a claim for an outlet in one of the bedrooms that wasn’t working. They contracted an electrician, and although it took a few days for him to come by, he was able to fix it in less than an hour. Overall, we’ve been satisfied with the service.

    Old Republic is a good company, and I like having the security for any of my appliances or anything that would need fixing in our home. That said, I would still advise others to research home warranty plans to make sure it’s the best choice for them.

    Old Republic has been good. I’ve had them for 19 years, since 2006. They’ve always done what they said they were gonna do. I don’t particularly like the contractors assigned, but I’ve been lucky. If you search the contractors on Yelp and Google, they’re all C-rated. Some of them are A-rated. But they do what they say. 

    They were just here last week and fixed the issue with my air handler that had a failed fuse. They were good. The other people couldn’t come out until the following week, so I reconnected with Old Republic, and they gave me a new contractor, and those people came out the next day.

    I only had one unfortunate circumstance, and that had to be the pool, and it had to be over 10 years ago. The guy they sent over wasn’t good. And when he showed up, it looked like he was half on drugs. We had a pool leak, and he said my motor failed because the tank is leaking onto it. And I told him it’s an outdoor motor. And it rains all the time. We get torrential rains here. And it’s never failed, unless this tank doesn’t follow the law of physics. It goes down the tank, it will go down the bottom, and it will mess up the motor. So, I told him he was full of crap. My resolution with Old Republic was, screw them. I hired my own pool guy. He got it fixed, and I got reimbursed from them for that. That was my only incident with them. Everything else, they fixed.

    And their overall cost is reasonable. It’s $550  that I pay. I don’t have my roof or a pool on there anymore. It was higher when I had those. But I had a new roof put on, and I had my pool redone, so I dropped that coverage. I had that for the first 15 years.

    I’ve had Old Republic for about six months. We had a couple of claims. A couple of them was pretty good and one that wasn’t so good. You guys had to come out about five different times to fix the problem on the hot tub. The first technician was really good. The second one, he didn’t know what the hell he was doing. And then the third one finally figured out what the problem was.

    About a month ago, Old Republic called and said they were gonna replace the pump on the hot tub, and I haven’t heard anything from them. They need to follow through what they say they’re gonna do. I don’t know if I’d recommend them to anybody. They can’t follow through what they say. To me, that’s pretty sad.

    I've had Old Republic Home for about 10 months. It was added into the mortgage. I've used the service for a couple of things.

    Customer service was okay but they didn't carry what was needed. We had to use and electrician on the house. And the gentleman stood in the middle of the garage and explained to us we'd have to pay $700 to have something completed. The person they sent out wasn't able to solve the problem.

    We also called about our flooring in the kitchen and they said, they didn't have a coverage for the flooring. And the thermostat was replaced when someone came, so that was good.

    We bought a property that already had Old Republic, and we decided to get coverage on all our other properties as well. I’m mostly satisfied. Customer service is satisfactory, not perfect, but above average. I’ve had recent plumbing problems that weren’t covered, but I didn’t feel that they’ve knocked it on me that those things weren’t covered. They were pretty upfront that they weren’t gonna cover shower pans or outdoor faucets.

    We’ve had Old Republic for a year and it was a gift from our Realtor when we bought our home.

    The most recent claim with Old Republic was the pool pump. They were professional and it went well, but it was frustrating to have to call back and reopen the same claim because they didn’t fix it the first or the second time. They dispatched it to a local company that kept coming back out. We had to reopen the claim a couple of times to get it working.

    Their service is good. But I had to fight a lot of times for getting payment. You have to read the fine print. They don’t cover too much on the garage doors. It also takes a long time to talk to somebody sometimes. But once I give the information, I get somebody assigned to it.

    I had a water leak in my bedroom and it turned out to be the air conditioner on the second floor. The drain line was either plugged or broken. I had three different contractors come out. The first one was a plumber and supposedly, he cleared the line out. But the next day, I was having even more problems. I called back and they sent out a plumber. The plumber looked at it and said it was not his responsibility. They sent another air conditioner person. There was something dripping in there but there wasn’t any report.

    At that point, I called Old Republic. I told them I was gonna call somebody that I trust to come out and take care of the problem. This went on for two weeks until I finally got it resolved, which was a hassle. Old Republic finally paid because he was an independent contractor.

    I’ve filed a claim a few times and the process has been very smooth. But there was a service that was done twice and then it broke again for a third time. We had just passed that 30-day mark by about a week. They were asking me to pay another $100 for the person to go out and fix it again. But we’ve already spent X amount of dollars trying to get someone to go out and fix it. And that 30-day limit without a little bit of flexibility is very frustrating.

    If you want something affordable, it’s not a bad way to go but I’d tell others to be mindful of their own research. Other than that, I’m satisfied. Everyone I talked to is very nice and they really tried their best.

    I had a very disappointing and frustrating experience with Old Republic Home Protection. I signed up for a basic coverage plan and agreed to add the $96 Air Conditioner/Cooler option, which their own policy clearly shows covers major AC components with a $6,500 limit (see attached screenshot of coverage page).

    Instead of honoring the $96 add-on, they padded my invoice with unauthorized charges:
    • $300 for pool/spa coverage (never requested)
    • $60 for extra freezer units (never requested)

    • $24 HVAC tune-up (not requested either)

    This inflated my bill to $1,080, with $990 still due, when all I agreed to was the $96 AC add-on (see attached invoice screenshot). This feels like a bait-and-switch tactic: lure customers with affordable add-ons, then sneak in hundreds of dollars in charges never approved. That is dishonest, misleading, and unfair. I strongly warn anyone considering Old Republic Home Protection: check your invoices line by line. Based on my experience, I cannot recommend this company at all.
